Best Western Kings Manor Hotel

This is the best lodgings we have had in UK. Bed is enormous, two king singles pushed together. Room is large with excellent facilities. Shower is awesome. I am a large man and had plenty of room. Located a bit out of the City. There is a bus stop outside on ride £5 for a day ticket. Took about fifteen minutes to main city area. Large lounge/bar excellent service from young staff, obviously well trained. My only complaint is WiFi. There was WiFi but it was slow and dropped out. Hotels need to understand that this is critical for travelers

Big clean room with a very comfortable bed, very helpful staff and excellent transport links into city centre and other parts of Scotland with a train station 5 minute walk around the corner. The breakfast selection is very good both buffet and continental, the bar area is very good with a good selection of food and drinks to accommodate your needs and a large car park if travelling by car with plenty of spaces available.

Just got back from this hotel after a 3 night stay. It's outside of Edinburgh but you can get a train that stops around 5 minute walk away which is ideal and only 8 minutes or can get a bus from the city centre which stops right outside. The room was nice and clean with a lovely bathroom shower and the beds were comfortable. Our stay also included breakfast which was lovely and had something for everybody. We were greeted every morning by the lovely Jonathan who was very welcoming and advised us of places to go. We found all the staff at the hotel from serving staff to the reception staff to be a credit to the hotel - all were very friendly professional and polite. Another added bonus is the opportunity to use the leisure facilities next door as well which is fabulous! There is also a restaurant on site as well as a bar that you can drop in after a long day of sightseeing. All in all, we found the hotel to be a great find! Although it is outside of Edinburgh it is easy to access and only a 10 minute walk away from the beach! We will definitely be coming back to this hotel! Thank you!

Room lovely clean and spacious. Queen size bed that was sooo comfy 😀. Breakfast nice,plenty of choice. Use of swimming pool and spa facilities although we did not use them on this occasion. Overall quality stay. Hotel very clean In all areas.

Our 1st trip to Edinburgh & Scotland and we picked the last weekend of The Fringe unknowingly. The hotel was outside of the hustle & bustle and provided a nice relaxing break. The room was large & provided everything we needed. Clean & comfortable! We ate at the hotel restaurant late our 1st night and they were pleasant & didn't rush us e en though it was close to closing time. Staff all around were pleasant and so helpful.

This is a lovely hotel. I've stayed twice now. Staff extremely friendly and helpful, facilities excellent, breakfast good value and a delicious range of hot and cold food. Although a little out of the centre of Edinburgh, this reflects in prices and availability, and there are fast and frequent buses into the centre from directly outside. Just 10 minutes walk to Portobello beach and its high street with some lovely shops. Highly recommended.

The hotel is feeling a bit jaded. The room we had, whilst being of a good size, looked like it had last been refreshed in the 90s or 00s. The furniture looked old as did the carpet. There was no means of being able to charge a phone near the bed and no usb charging point so a UK plug would be needed. The pillows are ordinary sized pillows that had been stuffed into undersized pillow cases making them very thick, something which was an issue for my partner. The toiletries provided amounted only to shower gel. The room like the rest of the hotel was clean. Some of the stair carpets are getting threadbare. Breakfast was a typical hotel buffet, the food was ok and have no complaints. The breakfast room was understaffed as they were not clearing tables, frequently ran out of things and you could have a wait to be seated. We ate in the bistro one evening. They do not offer a dinner menu only a lunch menu which is basically pub grub - burgers, fish and chips, hunters chicken etc. choice of only 3 desserts. My partner enjoyed her hunters chicken and the chocolate brownies were very good. The same cannot be said on my steak and ale pie, which wasn't a pie ie a filling encased in shortcrust pastry. It was a bowl of meat with a bit of carrot and parsnip floating in a sea on thin gravy with a lump of flaky pastry floating on top. Messy and not that enjoyable. The bar has a reasonable selection of drinks and is comfortable. All the staff we dealt with were pleasant and helpful. The hotel is well placed for getting in and out of the city centre. Frequent buses run from stops right by the entrance. It is also only about a 15 minute walk from the sea front at Portobello.

The room was a good size and contained a large king size bed, a full size single and a double sofa bed, which was great for our party of 3 adults and 1 child. The hotel was very clean and the staff were all pleasant and helpful. We ate in the bistro in the evening and the food was very good as was the breakfast the next morning. Couldn't fault this hotel and would definitely stay here again! Next time, we may make use of the leisure centre which is attached and included in the price we paid for bed and breakfast!

Good hotel - a bus ride straight outside into the city centre - staff extremely helpful and polite and friendly just let down by the breakfast service and the quality of the evening meal. I would gladly return again but would avoid eating the the restaurant for our eve meal

We stayed here in July for several nights. We are a family of four all adults, and stayed in the family room. We had a large room, and we each had our own bed. The room and bathroom were very clean. The breakfast buffet was good, with an array of hot and cold choices. The hotel had convenient access to Edinburgh, with a bus stop right outside the premises. There was a coffee/tea kettle in the room with fixings to make either. From the hotel, it was an easy walk to the Promenade, with restaurants and shops to see. It was in a nice, quiet neighborhood, which was a nice break from the Edinburgh crowds. We enjoyed our stay there.

Totally overpriced small rooms breakfast cold and hard absolutely no customer care will not return for one night cost 325 pounds for standard room standard customer service and standard breakfast would have been happy to pay 100 per night

We are a family of 2 adults and 1 child (9 year old) who booked this hotel as part of our holiday, touring around Scotland. We wanted to experience The Fringe as part of our trip. During The Fringe (and the Edinburgh Tattoo and the International Festival which are all on at the same time) accommodation is notoriously expensive in Edinburgh. We booked this back in May (for our 3 night stay in August) and it cost us £875 which is an enormous amount of money for a pretty bog standard hotel. I'll highlight the good bits first of all: -The hotel has plenty of parking. It is right on the bus route, so you can easily get into and out of Edinburgh (on bus 44, 113 or 124, £2 per adult single journey and £1 per child single journey). -AJ on reception was always helpful and friendly. -The room was very comfortable and clean. -The bed was enormous, the mattress and pillows were comfy and it was peaceful and quiet at night time, so we slept well here. -The water pressure was great, so the shower was strong and it was quick to fill a bath. -The pool is excellent and the changing facilities are great. This was a lovely perk of our stay. -The pool depth is 125cm throughout, so it was perfect for our wee boy to enjoy. The jacuzzi was really lovely too. The not so good parts: -TV didn't work in our room. -The is no air con in the rooms and we were fortunate to be there during really good weather, so the room was very warm for the entire stay. -The hotel is dated throughout. -Some the carpets in the stairwells were actually horribly worn and a bit smelly. -Kids can't go into the bar which is really annoying. We had to get drinks and bring them to the reception area to sit and play cards with our wee boy. Not good for a hotel which welcomes families. -On our first morning we had a show to attend at The Fringe at 11am. Yet breakfast was packed out and there was quite a wait to get a table (about 15 minutes). This was really annoying and left us rushing to get to our show. Not good enough really. -Breakfast was ok but nothing spectacular. Often items were missing and not replaced quickly enough. Ketchup and brown sauce bottles were empty. -We ate lunch in the hotel once. We had heard really bad reports about food in the hotel from other customers. However what we had was ok. Noting special, but they did get the order a bit wrong and the service was very slow. One other evening we had some drinks outside about 6pm. Then we headed off tot Portobello for the evening and when we came back about 9.30pm our glasses along with loads of others were still sitting outside. It gave us the impression that the staff were quite lazy. Other info: -The hotel is only about 4 or 5 miles from the city centre but the bus route takes a good 25 minutes with all the stops. The buses we were on were totally packed for The Fringe and sometimes the journey took as much as 40 minutes. -There is a 24 hour Asda superstore just around the corner if you have your own car it only takes about 5 minutes to get there. -We went to Portobello beach one evening which was really lovely with a good vibe, so I'd highly recommend that if you get good weather.

The room was good, clean and had all we needed. The problem was some of the staff, almost to the point of being rude. Our room key failed to work so I took it to reception . A gentleman took it off me, reprogrammed it, and gave it back to me without saying a word!!! Breakfast was OK but evening meal very poor. More staff in a morning, could have had more at night.

Our stay was awful....... I certainly won't be back to stay in a best western ever again that's for sure!! The restaurant was disgusting. I watched a table get there order taken at lunchtime, both soup and sandwiches....... They got their drinks provided then our order was taken! That other table got their food, finished it and got their table cleared, while I was still waiting for just a plain cheese and ham sandwich! 35 nearly 40min later when it finally came it had tomato chutney and salad on it so I sent it back! Then they sent a dry cheese and ham sandwich with no butter! It was safe to say that. I didn't eat it because I need to eat within 20min of taking my medication, it had been that long I was ill all night! So we didn't go back for dinner that night that's for sure!! I just took my daughter elsewhere for dinner, I couldn't eat bc I was ill from lunchtime! Breakfast was disgusting. Sausages were minging, I had 2 small bites, egg's were undercooked, bacon was undercooked! Tomatoes were soaked in horrible herby water disgusting 🤢 it made me that ill that I was sick in the pool and I had to swallow it bc I was in the middle of the pool! Worst breakfast ever! Waiting staff at breakfast were lovely however bc of the shocking environment they are getting made to work in, with little resources it ruined our whole stay! Reception staff were a complete joke! No-one knows what they are meant to be doing! I booked an early check in and a late check out, both I paid extra for! All reception staff didn't even have a clue about early check in's they were trying to tell us 3pm check in, when I was told early check in would be at 1pm. We didn't get our room key's until nearly half 1. The bed's were so uncomfortable and the room was the most basic. Bedding was shocking...... the duvet cover was practically non-existent it was so thin! It's the worst hotel I've ever been in! The complimentary toiletries provided are the cheapest of the cheap....... Hand wash and shower gel that's it!! The noise throughout the night was unbelievable! The spa well...... The towels provided were stinking! The need to sort a better laundry system out! DISGUSTING! The pool was freezing 🥶 the jacuzzi was hot that's the only good thing I can say about the pool side! Sauna and steam room was good but bc everything else was awful I didn't enjoy it one bit! So no we certainly won't be back I'm afraid!!! It was a waste of £330 for 1 brutal night!!!

Pool lovely if a bit cold. Rooms clean.plenty of tea coffee biscuits available for your room . Lady at front of house for the swimming pool very happy helpful and brilliant customer service . need a pound coin for lockers can use your footwear to walk through to pool free hairdryer

Whilst our room was basic it was very clean. The shower could have been better as over the bath and not much pressure. But did the job for the 2 days we were there. Yes it's a bit dated in terms of decor and our bedroom carpet but for exploring Edinburgh it was perfect for us. No issues with parking which was free. A bus runs every 10 mins into the city and costs £2 for a single ticket. The staff work very hard and they are all so lovely. They made our stay especially the lovely lady that greeted us at breakfast ( short blonde hair) and the lady who helped my daughter when she'd sprained her ankle. Oh and the cocktails that were made for my daughter. Thank you! In an Uber it cost around £12 to get to the city. So in summary basic spotless room. Breakfast sufficient and good value for money. Good selection. Staff amazing and work very hard to make your stay great. I would come back for this alone.

I would rate this hotel on a par with an older travelodge, which given the price difference makes this a rather poor deal. The general appearance is clean but worn down; the furniture is good quality but worn. The beds are hard and the pillows are either like rocks or lumpy. For some reason they have put a glow in the dark clock in the room. The bathroom was clean and the shower was warm. The toilet was difficult to flush. The breakfast was poor, with eggs not replenished while I was there. I had a hard sausage, a hard piece of bacon and some beans. The coffee machine seemed old and I didn't quite trust the dirty water it spat out, so went back to my room where luckily I'd brought a banana and some nescafe. I would expect to pay around £80 a night for a hotel of this standard, and so at £167 I won't be returning.

Booked hotel for my father's funeral and the wake was excellent. We had to go through to the bar after 3pm as another function was booked. My son who is 15 old and other children had to leave as no under 18's allowed. We were told they could sit in the foyer until we were ready to leave. I was fortunate to have booked a room which my son went to and had dinner alone as I was with family and guests. I paid a fair bit more for my room than others members of my family for the same night stay. They also add a £5 charge to take a meal to the room.

We have been dining here twice a week for a few years and never had a thing to say about the food, but after today that will change. The fish and chips today were of poor quality. Maybe they've changed suppliers, but even the batter was still soft inside and slightly cooked. Sorry to say but we will not be eating here again. Excellent waiting staff, but food has deteriorated in the matter of a few days.

Wow, the staff are so happy and go the extra mile to make your stay safe, happy and joyful. The beds were comfortable, really clean, along with the facilities. The food is brilliant, great choice of smaller meals too, if you want one of their amazing sweets to finish. The cocktails are wonderful value at £4.85 per cocktail. Would highly recommend this hotel, great parking, which you really need if you are going to edinburgh.

This is the second time we have stayed at Kings Manor in Edinburgh. Its location down towards Portabello is really very good. Good price and minutes from reliable bus services into Edinburgh. We have found accomodation in Edinburgh to be expensive (really) crowded and noisy. For 3 pounds you can spend ten minutes on a bus looking out at Edinburgh and then escape back to the serenity of Kings Manor after sight seeing. Equipped with a pool and spa, spacious rooms and loads of dining areas this is a really great place to stay. The best part of the place is its staff. Nothing is too hard. Always smiling, always quick with a joke but serious about client care. The dining offerings are varied as are the menus. If you need a cold beer and warm meal and great service it isn't far away. I am looking forward to staying here again.

We did not get a invoice when we left as we had not charged anything to the room. When I got home I noticed a charge on the last day. Turns out we were charged for Lauders breakfast the last day. Not so. I informed them that they would not find my signature on that bill ( Lauders bill # 464076). The head receptionist agreed and refunded the charge. This left a bad taste. I would advise my fellow travelers to keep a close eye on their last day charges. As others have noted the hotel is badly in need of updating. Some of the carpeting is atrocious. Our room 80 smelled of wet dog. This after we requested a room as far as possible from pets.

The room had very comfy beds, clean and spacious room and the staff are very pleasant. Food is delicious at the restaurant and the bar staff have good banter. Overall very pleased with our stay and will be back again soon. Thank you Kings Manor!

Enjoyable stay visiting my home city and old friends and places I grew up in. Easy and inexpensive to get around on buses to the places I wanted to visit .

Decent place but price was ridiculous. I have stayed previously for less then half the price of this visit

Arriving late Friday afternoon to a friendly check-in at the Kings Manor, the familiarity is comforting having stayed many times before. Having sorted out my stuff in my bright and airy room I headed for the Spa for a swim, enjoying the gentle exercise. Next morning I received a warm greeting at breakfast from a couple of staff members who have been at the Kings Manor longer than I have been staying. All good.

Excellent short stay at this hotel, staff were very helpful and friendly. Breakfast very varied, spa facilities wonderful after a long day of sight seeing and walking.

We have stayed at the lKings Manor many times over the years. The standard has always been very high throughout the hotel and the welcome and help consistently excellent. 'Dog friendly' is a less than adequate description as our dog was treated royally! We look forward to our next visit - as does she.

I've been staying here 5 nights a week since January 2024, on Business. My stays have had their ups and downs. I've stayed in some fantastic rand one or two lousy rooms during this time. On the whole, this hotel is a really nice place to stay, the staff I have regular contact with are great and the amenities (pool/spa) here are worth every penny. New owners/management have taken over the hotel, so I will update in future reviews as to whether they are doing a good job or not! So be warned, new owners, I'm watching you! 🤣

Great hotel, we stayed for 2 nights, breakfast was great too, helping ourselves to want we want, the bedroom was very spacious, but the pillows were a bit hard to sleep on, but everything else was great, but next time we stay we will get the tram down to the centre, cause the buses take ages.

Although the hotel was a little tired, there were lots of little touches that I noticed that made my stay a lot better. I would also say that the customer service felt genuine and honest and as someone who travels a lot, it made me feel welcome.

We came from Canada and it was our first time in Scotland. The staff are amazing. Everything we ate was yummy and the location was perfect. The bus stop was right out front, cabs came quickly. We would stay again. Such lovely people

The hotel was very nice. I visited as part of a tour group and arrived by bus, so I can't comment much on the location's accessibility. However, the hotel itself and the staff were excellent. The breakfast was delicious and offered a good variety. If I were to find myself in the area again, I would definitely choose to stay at this hotel once more. The comfortable rooms, attentive service, and overall positive experience make it a place worth returning to.

Well placed hotel in Portobello. 10 min walk to the prom and beach. Free parking and a bus stop right outside the hotel with regular great value buses. Good size airconditioned room. Breakfast selection good for hot or cold, with good coffee and tea. Pleasant restaurant with an adequate choice. Stay includes use of the pool etc in fitness centre, which is super. Towels provided. All the staff are very helpful, cheerful and polite. What a lovely team. I will definitely stay again.

Excellent hotel. Easy to find with ample Parking on site. Staff were so helpful and friendly. Rooms were spotlessly clean and bed was huge and extremely comfortable. Great breakfast with a huge choice of food. Definitely recommend this hotel.

My wife and I have stayed at Kings Manor on several occasions and have never been disappointed...everything is top notch from room comfort, breakfast buffet, Bistro restaurant, to the friendly staff. HIGHLY recommended for any stay in Edinburgh!

We stayed for 2 nights and it was a very comfortable property on the outskirts of Edinburgh and the free parking space available was a bonus.

A hotel aimed at tourists, judging by the tour coaches and cars and motorbikes from outside the UK parked outside. NB there's additional parking around the side, which is very necessary. Guides to Edinburgh were available in numerous languages. I'm a West Western Gold Reward member but I'm never sure if that means special treatment. Anyhow, I found the room I was allocated a good size, nicely decorated and had everything I expected for a hotel of this class. Additional coffee/tea sachets were available from reception. I noted the TV was a a Sony brand which was a nice improvement on budget hotel TVs. The room was warm, but I found that the window had a slide release mechanism so it could be opened wide, obviously something you'd need to be careful about if staying with children. My room faced away from the road so was quiet until just before 9am when a sound system started playing quite audibly via the open window, I can only assume this was from the attached Leisure Club. My other slight disappointment was the evening meal, although the food was pretty good there was a noticeably long interval between starters and main course. Slow serving seemed to be par for the course for other diners, which made me wonder if the kitchen had been swamped by serving a tour party in a private dining area. As mentioned, when it came the main was actually piping hot and good size proportions. Breakfast was a buffet affair, the continental options were a bit sparse but the cooked breakfast options were all there and quite tasty. Wi-Fi was fast enough to stream YouTube. All the staff were friendly. I paid £126 B&B midweek which I felt was reasonable and I be happy to go back.

Excellent hotel, always clean and well kept with comfortable rooms and amenities, always a wide breakfast selection available which is well presented. Staff are friendly and helpful and most seem to go the extra mile. Ideal location with a great bus service into the centre of Edinburgh.

This hotel is average I wouldn't stay again as it cost £600 for 2 rooms for 2 nights. Breakfast just ok, no sky sports in bar and drink choices poor. Room cleanliness just ok and pillows very uncomfortable. No wifi in rooms or Netflix on tv. Swimming pool nice and make receptionist at check in very pleasant and helpful. Female receptionist at check out didn't speak a single word to us. When visiting our family in Scotland next time will will stay some where else.

A truly excellent place to stay with fantastic facilities. The staff, especially reception, go out of there way to accommodate any requirements. They are approachable, competent, efficient,friendly and take the time to make you feel welcome and comfortable.

I have stayed at the best western portobello many times on business, I find it the perfect hotel as it's one stop on a train into Edinburgh , but you're not paying the Edinburgh prices. The facilities also attracted me to this hotel. The restaurant served nice food at reasonable prices . The staff are all so helpful.

Warm and welcoming staff throughout the hotel, very obliging, cracking breakfast, drinks prices reasonable too, some good facilities like swimming pool, fitness centre and spa Only negative we had was view from bedroom was of a wall, which made the room a little dull, which was a shame as the weather was lovely when we were there

Great base for Edinburgh, close to a frequent bus route & Brunstane station on the Borders rail line. Each about 20 (bus) to 10 (train) mins away. Room (I had a club room) was excellent & also very quiet. Big TV. Comfy bed. Good heat. Well laid out. Spacious. Breakfast was Ok. Not a huge range, with focus on full breakfast cooked options. I did not use the leisure facilities. Portobello Beach is a 15 minute walk 2” with bus options to Leith. I would come again if visiting Edinburgh & would recommend the hotel. A great find.

I stayed at the Kings manor hotel fior 3 nights , from entering this hotel, the staff were welcoming and friendly The hotel is located just around the corner from brunstane train station, which is only one stop from wavelength station, which is the man train station in Edinburgh It us also a 10 walk away from portobello beach ,and all 4 buses that pass this hotel goes to Princes St, which is the mani St in Edinburgh The rooms spacious and the bed was massive for a standard room The rooms had the usual amenities like coffee/tea making facilities, iron , hairdryer and practical amenities like UBS sockets , and was clean to a hood standard The hotel guest also had access to the leisure centre, which includes a swimming pool. Spa pool , sauna and gym The hotel had 2 bistros abd a bar that serves delicious food I can't fault this hotel .from the location to the food to the staff. Anything was brilliant A amazing stay and woukd definitely recommend abd want to come back

I've been staying in this hotel for months on Business, (5nights every week) with no problems until now. I was given Room204 last week, it was disgusting. MAJOR Hair in the drawers. Thick dust on bathroom extractor fan. Dirty shower screen. Tea tray and holders were filthy. Dirt on bathroom door and walls beside the bin. MINOR Wardrobe hinges repaired by an idiot. Floorboards creaked like crazy when you walked across the room GOOD POINTS Most of the reception staff are very nice and friendly, I'm pretty sure they would have assigned me a different room if I had chosen to go and make a complaint. But I couldn't face the hassle after my long drive to get there, so I cleaned up some of it myself.

I've been to many hotels in the past few years. Getting to travel has been a blessing it's self. The kings manor staff really made us feel at home with their amazing staff and an atmosphere to live for. We met all the staff while we stayed. Reception being the best staff we've ever experienced for check in. Ellie always had a smile on her face. Bethan was an always there to help a hand. Kelly definitely made us laugh she was amazing. And the youngest Taylor she was shy but once you got to know her she was so pour. Now a few things people should know about this hotel to help with their travels. 1. You bring your own toiletries. 2. You can ask for a fridge at reception 3. They can't read your mind be nice 4. If you need help/ have a question ask they won't bite We definitely will be staying again when we can. Massive thank you to the bistro staff. Breakfast staff. And house keeping and all the managers and reception staff. We will be back!

We regularly stay at this hotel for business and pleasure. Our experience is always good. Comfortable, convenient, good food and great staff. Special mention on this occasion for Ellie on reception and Jonathan on breakfast service. Very dog and human friendly!

This is our 4th time staying at this hotel and we wouldn't want to stay anywhere else! I came with my partner and 2 children. It was my birthday and the hotel had put banners and balloons up in the room which my kids loved. Kids loved the pool, the rooms are always spotless, big family rooms, beds comfy and big, the hotel is lovely and quiet we stayed at the back looking over the garden and couldn't hear ant traffic. We can't wait to return again next year.

The service here was lovely as was the food and the hotel facilities. Perfect place ro relax with the swimming pool, sauna, steam room and jacuzzi. Breakfast was superb. Plenty gf options too. We had adjoining rooms which were fab since there was 5 of us. Rooms were very spacious. The only thing that was a negative. . was that the rooms were too warm.

We enjoyed four nights over Easter at King's Manor. The room was spacious, clean and we slept well in a comfortable bed. The hotel has a strong environmental stance which is to be commended. The staff are friendly, especially the breakfast team.

We spent two nights at this hotel. Can't fault staff, every interaction we had was excellent. Feel we need to mention Johnathan, who served us at breakfast both days, outstanding member of staff, very friendly and patient with our two young kids. The pool was great, small kids pool perfect for our two (5&2 years old). The pool was our main reason for booking as nothing better than a splash after a day exploring. The hotel room was a little dated, however when travelling with young kids it was ideal as we were not too worried about them messing up the room. First time at a best western, ashamed to admit I'm a bit of a hotel snob and would have previously overlooked them as a brand, however based on the friendliness and helpful staff wouldn't it hesitate to book again! Thanks ☺️

This was our 2nd time staying, and again, we were not disappointed. We were given an accessible room, and although not needed, we appreciated the extra space and lovely garden view. Free access to the leisure facilities is a big bonus, jacuzzi, steam room, sauna, and pool all clean and in excellent condition. The bed was a little disappointing - with two singles pushed together, the mattress was very soft, and you rolled/sank to the side. The duvet also appeared to be 2 singles joined together. Once again the food in Options bistro didn't disappoint, fresh and tasty. The seats are not the comfiest so ask if you can have a booth. I will do this next time. Will definitely be returning to this hotel.

Please try this place out, great staff, great rooms, great food, bonus use of the pool jacuzzi, sauna and steam room, made even more special by the staff decorating the room for our anniversary with banners and a nice card

Very mixed experience for our 1 night stay with our dog. Nice dog friendly (mostly) hotel. Reception staff were excellent both at check-in and out. Room was very spacious and comfortable. Waitress service at breakfast was the WORST customer service experience I've ever had. On arrival at the Scott Room we were confronted by MANDY, she looked us up and down with a frown on her face, she stared wide eyed at our dog and said abruptly “Can I help you.”, I explained we had a reservation at 8.45 for breakfast. She then proceeded to chastise us in front of the whole restaurant for having come in the wrong entrance. I offered to go out and follow her instructions, she replied “ Naw you've done it now”, I explained the receptionist had told us we were dining in the Scott Room and we had followed signs for this and had come through the door with a sign for Scott Room, to this she pointed at her temple and said “Ye cannae get the staff”, so RUDE. We have booked and paid for a return overnight here in a few days time, I would cancel based on this experience and go elsewhere, but we have prepaid. We will avoid the breakfast experience next time.

Totally, the Best hotel for dogs, that I have ever stayed in. Little touches mean so much, a dog goody bag on arrival. Dogs can be with you at dinner, in the bar area and at breakfast, in a small adjoining room. If a dog is left alone in room, you put a sign on door, tell reception where you are, and staff will alert you if there is any concern. All staff were very attentive, James at reception was really helpful and Dylan at breakfast made us and the dogs feel so welcome. The food was brilliant, so very, very good. I had chicken Caesar salad and it was delicious, perfect tender chicken, lovely crisp salad and crunchy croutons. My sister had lamb roast dinner, which was tender, with excellent vegetables and port gravy. She loved it. Breakfast was awesome, all well cooked, very good sausages and Branston baked beans :) Hotplates were topped up regularly with lovely hot and excellently cooked good food. This hotel is a short walk away from Branstane train station, which has trains to Edinburgh. It is only a twenty minute walk from the beach. It also has a very good swimming pool, Spa and Gym, accessed from the hotel. The gym reception staff provide towels for residents. Overall, an excellent location and an excellent hotel. I will definitely return to this lovely hotel. Top marks.

Great location for Portobello, clean, with all the facilities you could want for an overnight stay like ours. The staff were brilliant, we had a little trouble with or room key card and it could not be resolved immediately but by the time we came back in late from our night out in Portobello it had been sorted. The breakfast was good and was buffet style all you could eat with a good selection to choose from. Our room was large and quiet with a nice view into the garden area at the back of the hotel, perfect. We are back again in October and looking forward to it has lots of parking as well which is a godsend in Edinburgh.

Excellent hotel, lovely staff, fantastic room, good food ,decent beer and good value, we couldn't fault anything apart from the weather, but all in all a great experience, easy to find and good train and bus links to travel into Edinburgh City centre, we will definitely be back!

Great Stay at Kings Manor with Staff, Room, Food & the Hotel being Excellent. Great base to Visit Edinburgh and East Lothian along the Lovely Coastal Route. Also close to the Shopping Complex at Fort Kinnard which also has a Cinema & Eating places. Well Done Kings Manor.

Excellent. All staff from check in to check out to bar to gardener very friendly and helpful. Room lovely, very comfortable bed. Very dog friendly even for a large golden retriever. Walk for dog either around hotel or a park just 5 minutes walk away. Plenty of parking. Hotel clean and tidy. Food and bar was excellent and we would definitely stay again and recommend to others.

This was a nice hotel a short walk from Portobello Beach and a short bus ride from Edinburgh city centre. Clean and comfortable. But the best part of the stay was seeing the front desk staff welcome returning guests like they were reuniting with friends.

Reception; very helpful in times of bus into Edinburgh also ordering taxis for us. The buffet breakfast was excellent, everything cooked fresh,super fried eggs,and great porridge cooked to order. The bedrooms were smart,clean with comfy beds. The bar stocked and managed well, also late drinks available by the night porter. Electric car charging points immediately outside.

Booked in for a couple of nights stay. The staff nice, helpful. The room ,comfortable (I even had a bath in my room, which I, personally love!!) First night was a bit of a nightmare with very noisy occupants ,who woke us and kept us awake until about four in the morning. The next night much better, very cosy and a decent nights sleep. Food was nice, my husbands only complaint was no, Tennants lager! A small price to pay .We went to Musselburgh races next day, the hotel is a perfect location for this. We ejoyed our stay and have booked again . This time we want to make use of the swimming pool and spa. A wee gem.

Staff is very polite and friendly. Online check in works fine. Walking distance from the beach. Gym is well equipped for a hotel and wellness center decent, likely because it also admits for non-guests access. Decoration and building is not only old fashioned as pictures show but also feels like dated and bad maintained. Bad food smell through room corridors. Cleanliness is doubtful, we found dirty towels, drinking glasses, toilet looked ok but with dirt rusts making it feel like it was not deep cleaned for long time. No other toiletries besides soap in the room. Shower went from normal temperature to boiling hot a few times while bathing, very uncomfortable. Breakfast is simple for the price you pay, some items must be ordered (even cheese?) and not guaranteed to be available, making it less convenient and buffet-like experience. Eventhough you have to pre-book your breakfast timeslot, they ran out of the days chef's special and no espresso machine. Hotel guest must fill in form to access wellness centre, despite having already checked in. Location is about 30min from city centre by public transport, on rush hours bus can take longer due to intense traffic. Residential neighbourhood with very limited business options (groceries, restaurants, etc). If you are pretending to use public transport in Edinburgh, be aware our credit/debit cards only worked the first time on buses, after that it was always declined for some reason. Luckily we had a few options to spare, otherwise we'd have to withdraw cash or use alternative and more expensive transport method to go to city centre (Uber/taxi, etc), making location even less convenient.

Hotel is a bit dated, could do with being refurbished. Lots of corridors so wouldn't be suitable if you had mobility issues. No sound proofing in rooms. I could hear the people in room next door having a conversation even with the tv on. Had to make a noise complaint when they decided to play hide and seek with their kids at 10pm who proceeded to scream and shout. Dont mind kids having fun but it's not ideal when you've to get up at 6am !!

The internet signal in our room was very poor but everything else was great. The pool, gym and the car parking are excellent. Very nice staff and very good location. The hotel is pet friendly, very clean, nice food and the room was very comfortable and well sized.

Short family break to visit family in Edinburgh. 1 adult & 2 children: B&B basis. Stayed in room 88 which is on the ground floor & very easy to find. No noise disturbance from other rooms and the view looks out onto the tennis courts. There are some bird feeders there so it was lovely sitting in the morning having a cuppa watching them. Room had 3 single beds which were comfortable, room is very spacious as is the bathroom. Furniture is a little dated and some areas had dust over which hadn't looked like they'd been cleaned in a while or properly (picture frames, dressing table) also the carpet in our room still had dog hairs visible, could possibly do with upgrading or deep cleaning the carpets to freshen up. All staff we met across the whole of the hotel were very helpful & friendly. The breakfast team were very efficient (apart from a slight blip on our last day with my order but this was put right as soon as I spoke to another senior member of staff) plenty of options at breakfast and there is a different special on each day which is cooked to order. We ate once at the bistro & restaurant and staff there were helpful & friendly both times. Food portions were ample, service was efficient & the prices reasonable. Both areas are kept very clean. Swimming pool was lovely & a nice treat to use jacuzzi, steam room & sauna. Children are allowed in until 7.30pm weekdays & 7pm on weekends, although on the Sunday we were asked to leave the pool at 6.45pm as it was closing at 7pm. There is aqua aerobics on in the mornings so guests have just the one lane to use whilst this is on, something to bear in mind if you enjoy a morning swim. Plenty parking available at the front of the hotel. There is also a bus stop outside the hotel with regular buses going into the city centre. Portobello beach is about a 10-15mins walk from the hotel, lovely area to wander round. A very pleasant stay and will definitely be returning in the future!

We stayed for one night, start to finish the place was great. Excellent parking facilities, the room was great, very clean, the bed was a great size and very comfortable. My daughter also had a comfortable bed. All in all the room was faultless. The pool area is excellent we throughly enjoyed our morning swim! Great addition to the hotel, We had dinner in the hotel, which was also great, and well priced! The breakfast was also great. Would highly recommend the hotel and we'll definitely be back.

What can I say , it was one of the best hotels I've stopped in , clean comfy and so friendly especially towards my 2 little chihuahuas , the food was very good especially the breakfast everything you wanted wasn't to much trouble even the girls had sausage for breakfast , very accommodating and pet friendly you even get a doggy welcome pack on arrival , thanks for everything see you very soon

A great hotel with excellent facilities and staff really helpful, definitely will return and explore further. The leisure centre is fantastic and they should be proud of it. Staff really helpful and food is good value for money. Would recommend to anyone.

This was our first visit to the Kings Manor hotel and it won't be our last. We booked following a recommendation and certainly weren't disappointed. The staff were all pleasant and friendly (without being over the top) and the hotel was clean, warm and comfortable. One very useful service was the provision of a leaflet which highlighted the area around the hotel and lots of useful information regarding the bus services taking you to/from town and where the stops were. One of my biggest criticisms of many hotel buffet style breakfasts is the fact that it's never hot enough, however this was not the case here. Plentiful and well cooked. We had dinner with a friend in the bistro and whilst it was adequate, I have to say it was nothing special unfortunately. The bar also shut 12 o'clock sharp and if we still had a drink we had to go out to the reception area to finish it, so maybe this is something that the hotel could consider reviewing. It's understandable that you can't keep staff on late however most hotels offer the opportunity to order a drink through the night porter but this didn't seem to be the case. However having said all this we were happy with our stay and will return.

We had a lovely weekend here to visit my son & grandchildren. My daughter had a family with the children & my husband & I had another room very close to them. My son & grandson joined us in the pool in the morning, although I felt that the charge for him was a bit excessive for a swim. The staff were all very helpful & friendly & id definitely stay here again.

Excellent staff and super service , and they couldn't be more helpful to any requests. 20 minutes from centre but good bus service and very close to Portobello sands which a lovely walk and sweeps away any cobwebs in the morning. Good breakfast with Scottish flavour . Would like to have seen Lorne sausages to complete the haggis and tattie scone additions.

Our stay at the Kings Manor TOTALLY exceeded our expectations. First, our room was incredibly spacious, had a super comfortable bed & was spotlessly clean! Sadly, my wife (who already had an arthritic knee) had a fall in the middle of the night and injured it worse. The men at the front desk were terrific - got her ice very quickly (even though the bar and restaurant were already closed)! Plus, the next morning we were supplied with a wheelchair so she could limit her walking. The quick ice & the wheelchair very much helped limit the negative consequences of her fall. This was typical of the service we received from Kings Manor staff throughout our 3 night stay. At The Bistro, Finlay did a good job for us on 2 of our nights there! We suggest you stay at the Kings Manor anytime you are in Edinburgh!!

From the moment we arrived we were made to feel very welcome and throughout the staff were absolutely excellent. There was a very good choice of food in the Bistro and what a joy to see items offered with a smaller portion option. The location is perfect with the bus stop right outside the hotel which can take you right into the centre. The only reason I have not ticked the fifth circle is, as someone who always chooses a continental breakfast, the choice could be expanded and croissants could be warmed and kept topped up. Even so I would certainly recommend this hotel to anyone. Thanks for providing a most enjoyable short break in Edinburgh!

The whole experience from check in to check out was a truly great experience.. The check in receptionist was very efficient and helpful even escorted me to the lift and telling me which floor to pick.. i only dined in the bar on one evening but the food and service was exemplary.. The room was large with all the facilities you would expect from a hotel of this chain.. Comfortable bed and although the room was not serviced at my request plentiful supplies of coffee and milk and sugar were available from reception.. the hotel is very accesible with a bus stop right outside the hotel to the city centre in 20 minutes.. i would definitely recommend this hotel to any body looking for good hotel in a good position.. in closing a very pleasant stay.. regards..

The staff are all lovely, from reception to bar and restaurant staff. Room very clean and comfortable. Great location outside main town with free parking. Food especially breakfast 1st class. Would definitely stay here again. It is more like a high class hotel.

Fantastic stay here, room was clean and very spacious. Food in the restaurant was fresh, hot and tasty. Breakfast options were great with vegetarian sausages cooked to order. Pool, jacuzzi, steam room, and sauna were good size, clean and amazing. We enjoyed our stay so much we are booked to come again. Brunstane train station is only a 5-minute walk away and takes around 8 minutes to get you to Edinburgh Waverley. There are also frequent buses with the stop just a few minutes walk from the hotel. The only fault were the pillows, which were hard and uncomfortable.

Every time that we come here to have a family celebration weekend we are looked after as though we are part of the family, even my son's dog Koko. Food, as always was great & plentiful. Excellent specials in the morning with the eat as much as you can breakfast. We all used the great spa, hot tub, sauna, Turkish & swimming pool linked to the hotel.

Room ok and food and bar on site was good Very expensive for what it was, no water in what was a ‘club' room. Breakfast was good and the hotel is on a bus route into the city. Staff were nice and friendly and helpful

Relaxing stay, clean and spacious rooms. The beds are so comfortable. With a strong emphasis on supporting the environment when making up the rooms is refreshing. Staff are really welcoming and friendly and nothing is too much trouble. Food tasty at breakfast with lots of choice. The Bistro is delicious, great sized portions and great pricing.

Nice place to stay handy for Edinburgh and Musselburgh . A little on the pricey side and the noise from people playing tennis outside our room ( 258 ) woke us up on Sunday morning earlier than I intended , otherwise rooms were nice and big .

Great room - spacious, and with a wet room as my husband d is disabled. Friendly helpful staff. Spotlessly clean. Huge pool, with jacuzzi, sauna and steam room. Only bar menu available, but reasonable prices and served well.

Lovely hotel with welcoming friendly staff. Our dog was made welcome too with a doggy welcome pack. Room was very comfortable, and we had everything we needed for our nights stay. We ate dinner in the bistro, best fish pie ever!! Breakfast was excellent.

Everything was ok apart from a dusty room, pubic hair in bathroom, body wash that had the most awful chemical/sulphur smell to it and the staff agreed, the whole hotel and rooms was too warm with no air con or fans. Genuinely everything else was good, just these issues need to be rectified. Room staff need to pay more attention to there rooms.

I would highly rate this hotel. It has an appealing look even as we drove up to the front. The room was clean and very roomy, with several mirrors which made it easy to apply make-up and check my appearance before leaving the room. The staff is very friendly. The hotel was easy to get to from the city center, and getting to the airport in the morning was quite easy as major roadways were very accessible.

Room was comfortable and clean, however a bit warm. Air condition would be a five star. Facilities are great with excellence meals ar the restaurant and a nice health club. Staff was friendly and helpful.

We stayed for a long weekend to visit Edinburgh and this was a great choice! Lovely room and good restaurant reasonably priced. Buses stop outside the hotel so no need to waste time and money parking in the centre. Only downside was no air conditioning as we had the one weekend when weather was hot!

Problems with reservation despite us having a confirmation email . They had let the triple room we had booked go . We had to wait until we were eventually given a twin room with a put up bed . This was not suitable for three people. Receptionist was not very helpful or polite.

Lovely comfortable hotel with friendly staff , comfortable large rooms, lovely bathroom and excellent breakfast, cannot fault it at all. I would recommend this hotel which is a short drive from busy city centre

We had a fantastic stay over the bank holiday weekend in this hotel. The hotel is located in a quite area not too far from the City Centre, with good access to public transport, with good parking space, and a very courteous and friendly staff. The rooms appearance can be improve (looks a bit dated) and the cleanliness of the rooms and bath rooms could be improved. The staff are very helpful and always wear a smile on their face. The breakfast choice and quality was good. We used the swimming pool which was great. Overall a great stay and we would recommend the hotel to our friends and family.

To start with the shower was full of mold and the shower curtain was caked in mold too. The bed was dirty with stains up the side of it. The room was very dated and the floor felt like you was going to fall through it. We paid £306 for 2 nights and would expect something half decent at least but it was far from what we got. I'd personally stay away from going here again.

We booked a quite family sized room for the bank holiday. The room was clean & comfortable. The city centre accessible by public transport. Also the hotel has good facilities steam, sauna, pool spa suite. I observed used by local club members . There is good parking facilities . Had a lovely stay staff warm and friendly through out. Would book here again

Kings Manor was the perfect venue for a family lunch and a couple of nights away from home. The food, service and staff were excellent while the pool was a great hit with the younger members of the family. The bedroom was comfortable, quiet, airy and bright providing us with a comfortable bed, large bathroom with walk in shower and tea making facilities. I would be most happy to pay another visit soon.

Just returned from our second visit and booked again for next year. Think that says it all, very comfortable, friendly staff, good food. Good public transport connections with the city. See you next year!

They train for guide dogs for the blind, which is nice to see. It's a great hotel for one or two nights. The hotel needs a refurbishment. Loose paint in places. Holes in the sheets and the topper was too small for the mattress. Slept well and the sheets were clean. Cleaning could be much better. The carpet should definitely get a deep cleaning. The staff is very friendly. Dogs are welcome, except in the restaurant

We have stayed here 3 times now and each stay was brilliant! The breakfast is outstanding and location is perfect. It is a five minute walk to the Brunstane Train Station (10 Minute train ride to Edinburgh (Waverly). It is a 10 minute walk from Portobello Beach. The Options Bistro has great food and the hotel is pet friendly (even cats!). If you are looking for a great hotel to stay in that is outside the city center yet still conveniently accessible, this is the one!

This is an excellent hotel just on the outskirts of Edinburgh city centre, my wife and I stayed 16th-18th August 2023 for the Tattoo and Fringe. I must thank Dawn Hanratty for sorting out our stay, we had a super room it was large and clean with an exceptional bed, reception staff were very friendly, pleasent and helpful the food in the Bistro was very good, breakfast was also very good. I'm looking forward to staying again with a party of 12 at the end of September. Couldn't fault hotel in any way good location for public transport. Raymond Kenny

Possibly our fifth stay at this hotel. We travelled with my 85 year old Dad. Both rooms were spacious, well equipped and very clean. The spa facilities and Options bistro were also excellent. This hotel is a gem. We stayed 3 night in August for The Fringe and the military Tattoo which included breakfast. The staff at reception were very helpful telling us the buses to get into Edinburgh . The rooms were clean an comfortable. The first night we dined in the bistro and we weren't disappointed ihad the lamb hotpot , it was well presented and it tasted beautiful. The only negative for me was you allow dogs in your hotel.

This hotel has plenty of parking albeit we were lucky to find a space in the overflow area when we arrived. Reception staff were very friendly and check was quick. The room was clean and comfortable but a lack of milk for tea and coffee wasn't great. When we asked about the restaurant, we were told we had to prebook and to call reception from our room. After attempting to do this multiple times we gave up and went to the restaurant directly. All in all a pleasant stay.

Stayed for 2 nights over the recent weekend and enjoyed our stay. All members of staff were amazing and friendly and the food was good. Drink and food prices were reasonable. Great location for easy access via train or bus into Edinburgh and plenty of free parking. The room unfortunately was definitely tired and could do with a re-vamp. Dark wood furniture with well used dark brown carpet in room with limited natural light felt uncomfortable at times. Very warm at night and difficult to open the windows which were dusty on the ledges. The carpet on the communal stairs down to reception was threadbare in parts and even in reception, the ornaments around where we sat were dusty. That said we enjoyed our stay and would def recommend it, for the positives highlighted.

We had a fantastic stay. The staff and service all around the hotel was fantastic. Food was great as well. Rooms are basic and small but clean. Again it's the staff here that make your stay. friendly, accommodating, fun. Special shoutout to the manager, who we all had great chats with about his campervan journey, and our server in the restaurant/ bar who's name escapes me now( young girl, glasses I think blonde, has family in GalwY and Belfast) The banter and jokes she but up with from my aunts and uncles and cousin, with a smile, FANTASTIC service and some great comebacks deserves a promotion…. Amazing experience. Value excellent and staff we the best. We stayed in variety of places (England,Scotland and Ireland over 19 days). Nothing compared to this hotel. Clean spacious room, great food, and amenities. Better then most 4 star hotels we stayed in. A few blocks away from train and 6min ride to center of Edinburgh. Best 3 nights of our stay

The hotel is in a great location for travelling around the area, my room was clean and comfy with a really nice bathroom. Attentive staff make it feel friendly and homely. I had dinner in the restaurant both nights and it was fresh and tasty. It is sooo peaceful that I slept really well. I've already booked my next stay.

On a bike trip and this was our first overnight stay. Arrived and could only find one available parking bay around the back of the hotel, but we got our 4 bikes in it without too much trouble. We were just about to de-kit when we were approached by the hotel manager, we thought we were about to get the "you can't park there" speech, on the contrary, he came to ask us to park our bikes in front of the reception area so they were on cctv and in full view of the reception staff. He also then provided us with heavy-duty motorcycle chains for each bike, we all had our own chains and locks, but it never hurts to have extra. The hotel had previously experienced some bike theft, so they were actively doing something to prevent it from happening again. I can't for the life of me remember the hotel managers name, but what a nice bloke he was, we were blown away with what they are doing for bikers, and other hotels should take note ! The hotel was ok with spacious rooms, very helpful staff and only a bus ride away from the city. We wouldn't hesitate to stay there again, definitely one to add to the list for overnight accommodation. Well done. Best Western Kings Manor Edinburgh

Really good enjoyed our stay would stay again, a little tired but most hotels are due to the pandemic and lack of funds. Pillows a little hard, very clean although a few cobwebs on the ceiling. Some of the staff of at reception needs to be more aware of guests not knowing where they are going and give more information as to facilities and better communication. Having said that very friendly staff. Good swimming pool open to all guest even children Would recommend

Mediocre experience. The room was tired with a small window. The bathroom needed a deep clean. The staff were friendly and the hotel is well located for travelling in and out of the city centre and a 15 minute walk to the beach. Adequate as a base but not a room you would want to spend extra time in. Good parking.

It is a lovely hotel and good value for money. I especially enjoyed the leisure facilities and the breakfast, lunch and dinner options were excellent. Easy travel into Edinburgh and Musselburgh by public transport and surrounding area has some nice walks, plus a good local beach. It is also dog friendly

Wee night away to celebrate the last of 'the girls' starting on the slippy slope. Great hotel, clean and accommadating. Lovely, joyful staff. Fantastic breakfast - one of the nicest hotel breakfasts' we've had. Great pool and spa. Managed to squeeze in a wee neck, shoulders and back massage in-between the sauna, steam room and hot tub circuit. Again, best massage we've had in a long time - even thinking of returning as a day-tripper just to see the masseuse again, she was that good. In summary - a 25h stay that feels like we've been away for a week. Definitely coming back!!

I was a Best Western Rewards card holder and a regular visitor to this hotel pre-Covid times when in the area for business. With that in mind a few former colleagues and I decided to book a night here when organising a reunion at Musselburgh races this past weekend. Personally, I booked a Standard Double Room - which was confirmed to me by e-mail on booking - from the choice available. Imagine my surprise then when on arrival I was allocated a Small Double Room. I queried this with reception and was told this was what I had booked. When I provided my e-mail as proof of my booking I was then told I had a double bed in the room. I then replied that I agreed but that it was a small room and not standard which I had deliberately booked. I was then told (without an apology at that time) that the hotel was full and therefore nothing else was available. I told the member of staff that I would mention this when writing my review. Later as I passed through reception I was called over by the receptionist who told me she had spoken with her manager and they apologised for the mix-up. I thanked her for the apology but said I would still be mentioning the problem I had in my review. Incidentally, I have plans ongoing for a five day stay in Edinburgh for my upcoming 70th birthday at the end of the month. Sadly, due to this incident I'll not be staying at the King's Manor, nor any other Best Western again. As an addendum to this review myself and my colleagues were dismayed to find the hotel bar closed at 11pm prompt although drinks could be ordered through reception which could be drunk in the reception area. However, the rest of the stay was fine with the bed itself comfortable and the breakfast adequate.

Lovely hotel just outside of the city center! Great and fast connection to city center by bus. Super friendly staff, dogs are welcome at this hotel and ours received a welcome package upon arrival! Spacious rooms, comfortable beds and nice bar/breakfast

I love staying here, the staff are friendly, welcoming and helpful, the rooms are always love and clean with everything you need for a stay. The breakfast is always good with great choice, something for everyone. The evening meals have always been good too.

Lovely friendly staff, with great breakfast choice. We stayed on a Saturday night and the breakfast room was full yet the staff were warm and friendly and there was plenty of choice, food was lovely. We had a great comfy bed. The dog liked it too. Nice clean pool area, choice of a bar and a restaurant. All good!

Clean and tidy hotel. Leisure facilities clean, staff helpful. Perfect weekend break. Close to the castle and royal mile. Portobello seafront is lovely too.. bus stop right outside hotel. We used car and parking prices were ridiculous £9 got us an hr and a half

Just back from an excellent 5night stay at Kings Manor. We've stayed in a number of hotels etc which have a Green Award and this is the first time we've seen it being so actively and positively used. From a guest point of view we spotted the charge points for EV cars, the promotion of the bus routes for access into town, the local artist lamps with fab up cycling...and this was just in the lobby! Bee Kind range of shower gel etc in the rooms...all fab to see and use. Credit to staff in all departments all we interacted with were friendly, polite and considering there was re furbishment of rooms on going you would honestly not know. We had breakfast each day...good range of hot, colld, fruit etc with a "Special" available each day, fresh tea/coffee to table. Also had dinner on 2 evenings in the other restaurant - menu a bit limited but saying that lots of choice. Again staff there were super. We made use of the bus into town twice...very good service with the bus stop just by the hotel. Made access in to see the sights very easy. Very much enjoyed our stay, already suggested it to others for their planned trip and good chance we'd stay there again too. Tips for others...book B&B, book direct for the best price and ask for a Club Room - great size with large bed, 2 comfy chairs and table. One of the best size rooms we've had.

This was my second visit and it was equally as good. This time I had a club room which was very spacious, comfortable and clean. The pool facilities are fantastic, breakfasts very tasty and the meal I had in the bistro, cod loin and chorizo was scrumptious. All the staff are friendly and professional. Portobello is a lovely wee town with a fantastic beach and promenade. It's a 10 minute walk to the beach from the hotel and a twenty minute walk to the centre of town. I spent time every day in Nobles amusement arcade, great fun for all ages. The food options on the front are varied and very good. On Portobello High Street I found a lovely cheese and wine bar called Smith and Gertrude, it wasn't cheap but so worth a visit, I had the baked Camembert and it was so good alongside a glass of red. There are lots of eateries in the town but Options in the hotel sells lovely food. I look forward to my next visit.

We booked directly online which was easy and got a great rate. Friendly welcome on arrival and our club room surpassed expectation. Very spacious, comfortable and spotlessly clean. Our well behaved greyhound soon settled down (we took our dog bed with us) and the relaxation of being away for a night began straight away. Room was comfortably warm on a very cold day outside. Perfect! The swimming pool is excellent and is easily accessible from inside hotel. We went out for our evening meal but good to know there is the option of bar and evening meal available. Breakfast was excellent. Plenty choice, freshly cooked and served by staff who go the extra mile to ensure everything is to your satisfaction. Coffee was great tasting and served in an ample sized pot for two. Thank you to Liz and Jonathan for looking after us so well and we most certainly look forward to our return stay soon.

Ticked all the hotel boxes for me, a frequent hotel guest around Scotland including Edinburgh. Especially management and welcome by staff (who rightly appreciated how good the owners are). Don't understand recent negative reviews. But who cares? I know "I'll be back". With my dog....if you don't like dogs around, that'd be the only reason not to choose Kings Manor, in my opinion. Otherwise, I simply endorse all the 4-5 star reviews below (the warm welcome, spacious rooms, great FREE spa, excellent breakfast choice etc)

Once we stepped over the threshold of this welcoming hotel, our previous experience of staying there was once again fulfilled, and the hotel had gone the extra mile. Our check in with Ellie and Sara, was warm and we were greeted with a smile. Our much needed special requirements had been met, and also the extended offer of, anything more we can do to make your stay more comfortable? We found all the staff at this hotel very obliging, keen to help make your stay a happy one, and cleanliness was still 100% top of the “to do” list. We enjoyed everything the hotel has to offer, menus on offer are of great variety, well cooked, served by diligent staff who were extra kind to our grandchildren. Jonathan in the breakfast dining room made breakfast a pleasant early morning experience as he runs a busy schedule with mindfulness of each diner, and always with a warm happy smile, thank you. Excellent Leisure facilities are a huge draw to the hotel, staff are first class. We find the location of this hotel perfect for an easy drive in to Edinburgh or areas close by. A few nights stay is very manageable, even on a pensioner's budget, and the no parking charges are a huge bonus. We are hoping to return to this hotel in the spring, our favourite place to stay when visiting Edinburgh.

2 nights, 1 day. Hotel facilities strong, well suited for Families and longer stays. I chose this location to 'get away' from the City center bustle, but have quick access to the bus system (right outside the Hotel). Breakfast (you can pay on site) looked EXCELLENT for the added cost (I just had Coffee and Toast. Room (single) was small-ish (Cruise Ship sized) but Bathroom/Shower were plenty big/hot water. WiFi strong enough to stream. Overall, quiet.

Room was spacious and comfortable beds. Room 84 was on ground floor and at back of hotel looking out to a nice garden. We did like the quietness of room . The toilet facilities were excellent,the only fault being,it took a while for the hot water to heat up but possibly due to a few rooms at the far end being renovated, this wasn't a great problem because later in the evening the warm water was ok.

I booked in for a couple of days as my daughter lives close by. I also took my pup with me as she has helped with my depression. The staff on arrival were very friendly and even really nice to Mia, my pup. They gave us a small bag with biscuits in it for Mia and a couple of poo bags. The room was massive as i required a disabled room. The wet room bathroom was fantastic and everything was provided. I moved into a second room for another 3 nights after deciding this was too good to leave! Bar Zest is a great place to eat if you want to take your dog. The portions are huge. All staff really helpful and friendly too. Room service is great and food is really hot and provided quickly. Definitely the best place to stay if you want a hotel that'll allow pets. Ideal too as the beach isn't that far away either. I didn't want to leave and I can't wait to get back for another stay.

This is the best dog friendly hotel I've ever been in other hotels should take note that dogs are guest's to thank you to all staff who looked after our dog lyla with her own welcome pack and at breakfast

We only stayed for one night but our experience was very good. The staff are very friendly, the room was spacious and comfortable and the food was great. We were on the ground floor with easy access to the outside for our dog. He was also offered sausages at breakfast! Only a 15 minute walk to the beach.

This was the second time we stayed at this hotel as it is very close to our daughter who lives in Portobello. We love the location as it is in walking distance of Portobello High Street and the beach. Our hotel room was clean, warm and very comfortable and the staff were friendly and attentive. We will definitely stay here again, and next time we will be sure to use the spa facilities!

On arrival I was delighted to hear that they had given me an upgrade to a double room I had only booked a single) After making payment for my stay I went to my room where the key card did not work and I had to get a replacement. Unfortunately the room I was given had not been made up and there was no linen on the bed. After waiting for 2 hours I asked reception to let ME have the linen and I would make up my bed myself. I had been driving for 10 hours that day and had the same journey to make the next day so I wanted to get some sleep. By the time reception phoned to ask what linen I needed, I had given up and just used the bed as it was. As a manager of a holiday lodge park, I was shocked at the lack of customer service and would not recommend this hotel to anyone.

Very happy with our stay hotel in great condition all staff very helpful and friendly. Enjoyed a meal in the bistro which was good value for money We also made use of the spa facility. Breakfast experience was great with excellent service from the staff and good food Room was well presented warm clean and tidy,very comfortable!! Bus stop right outside with a 25-30minute ride into the city centre perfect

No complaints whatsoever apart from weak wifi. Staff were really helpful and friendly. The indoor pool, sauna, steam room, jacuzzi are excellent and open free to guests. The hotel is only about a 30 min drive from Edinburgh Airport

We have been visiting King's Manor for over a decade and once again we have had a most relaxing 4 night break. Bedrooms are well appointed (club room) and the beds are spacious and comfortable. All staff are friendly and we feel well looked after. Love the breakfasts! Parking is free and the bus into Edinburgh stops outside the door. We hope you all have a wonderful Christmas and a happy and healthy 2023. See you soon!

I have stayed one night with my parents as we were travelling across Edinburgh. We stayed in one room for 3 people. The room was very clean, silent and decorated well. Reception, bar staff were very friendly, amazing people. The Christmas decorations were so pretty! We had lunch at the bar before departure and the chicken and lamb hot pot were so delicious! This place and meals definitely something I recommend to everyone! And we will be surely returning for longer stay in near future! Thank you :-)

Lovely stay at Kings manor again nice rooms friendly staff good location food in the bar good, easy access into central Edinburgh by local bus service about 15 minutes. Fairly close to portobello beach a great attraction lots of cafes and bars nice promenade for a bracing stroll at this time of year.

Stayed in the treetops .....Room was brilliant. Massive bed. Staff always super helpful. Great choices for breakfast and good food in the bar/restaurant. There's a gym you can use with pool but sadly was closed this visit... I stayed here for months last year and never had a problem

Easy check-in. Friendly, helpful staff. Ample parking and good links to the city centre by bus, train or car. Breakfast was lovely and the room was nice, warm and spacious. The leisure centre was closed for a few days for maintenance but we were made aware of this before our stay.

The Kings Manor was perfectly located for where we needed to be, and it had more than ample parking which was great. The room was excellent - we had a huge bed plus a single. Everything was clean and everything worked, which is always good. Breakfast was excellent. Best thing about the Best Western Kings Manor was the staff - they were incredibly friendly and could not have been more helpful. The breakfast team could not do enough for you, so my wife and I enjoyed a wonderful night in Portobello/Musselburgh!

This is not a fancy hotel but it was extremely comfortable and the staff was very nice. The size of the room was much larger than the typical room in a UK hotel. It had such amenities as a telephone in the room which again is not that common in the UK. The bed was very comfortable. There was plenty of parking. I did not try the restaurant nor the lounge or the health club. But the room itself was very comfortable.

Location, residential area. Check in, easy. Access to room, stair and lift available. Overall heating, good. Room, a bit tight space but it's alright. Very basic. Kettle. Mugs. Tea and coffee. TV. Toilet, shower in a bath tub. Water pressure, alright. On site restaurant and bar, good. We enjoyed it. We stayed in King Manor and will stay again end of Dec (2022). Access to city centre, easy. Right in front of the hotel is a bus stop. There are 2 buses to the city centre, bus 44 and 124 (if I remember correctly). Contactless Payment (tap credit card) on the buses. Overall, good.

I needed quick access to the University at QMRI, so the location was perfect. The food was good. The room spotless and well equiped. Very good value, especially as the EV charging was free. One EV had the standard connection as for hom AC charging. The other was a 3 pin plug socket, which many people may not have a convertor.

We've stayed here many times, but this was the first time in 3 years, and we were really pleased that this time we could take our dog in the bar area and in an area in the restaurant for breakfast. I think this is a great 'upgrade' to them being dog friendly.. The staff were all really friendly and informative.. Very good breakfast and a good choice of food in the bar that was reasonably priced. The hotel is in a good location, easy to walk down to the beach and easy to pop on to the bus into Edinburgh centre.

We stayed here for a Christmas break. Was a great find. Good parking and a great bus service into Edinburgh from just outside the hotel. Food was great and inexpensive. Staff went out of their way to be helpful. Bedrooms big and beds really comfortable. Will be back.

The hotel lived up to the description. It was important to me to have a spacious and supremely comfortable bed. This I got and very much enjoyed. The meals were good and nicely presented- I had my dinner every night for nearly a week in the hotel bistro. I was staying in this hotel principally as attending a funeral nearby and I opted to go early and stay after the funeral so as to have a few days to myself. My experience in the hotel was very good and the staff; particularly Ellie on reception and Bethan, the waitresses in the bistro especially Sophie, were all so friendly and helpful. Nothing was too much trouble. It definitely helped me get through a very difficult experience (with the death of my friend being my reason to be in the area) and I now hope to return in the warmer weather.

We booked for a night out nearby and never regretted it, really enjoyed the relaxed atmosphere in the hotel, the spa and pool were excellent, we also appreciated the smaller breakfast choice, weI totally enjoyed our stay

King's Manor hotel is brilliant. We booked as a family of 3 with a puppy in tow and loved it. Large spacious room on ground floor making it easy to take pup out for a wee. Really friendly staff and treats for the dog. Comfy beds and delicious breakfast. The bus stop is right outside making trip to town a breeze and a really short drive to shops and restaurants. The coast is a stone's throw away and we'll definitely be back soon. Thank you

A fabulous hotel where all the staff were super friendly, kind and helpful. We were quite shocked by just how helpful all the staff were, not just the front of house staff but every one that we met as we moved around the hotel. We enjoyed the breakfast and had a lovely evening meal in the Options Bistro restaurant.

Just spent a weekend at this Best Western. The staff were wonderful. We also had a nice meal in the restaurant. The hotel is homely and warm. It's just very old fashioned and a bit tired. I think it would do well if modernsed, as the staff were great.

Friendly staff great food and drink clean well presented rooms. Easy travel access to Edinburgh absolutely 100% recommend. Staff couldn't do enough to help and the restaurant staff where brilliant as was the food.

A very nice hotel on the outskirts of Edinburgh. Bus stops right outside to take you into Edinburgh itself or along to the beach. Hotel staff were on hand 24/7 if needed and were very helpful and friendly. With a bistro and bar serving food and drink, and leisure centre including a lovely pool, weights room etc and beauty treatments, this was very good value for money.

This was my first trip on my own, everyone I spoke to was lovely, my room was amazing it was huge. I had a massage which is the best one I've ever had, the hotel itself was very clean & up to date, definitely recommend, I will definitely stay again

Excellent location and great for getting into the city by bus. Nice and quiet at night so that you get a good sleep. Great swimming pool, steam room and sauna. Good breakfast. Would definitely recommend.

A fantastic venue for our wedding. The day went without a hitch with Eilidh taking care of everything. Perfect for our civil ceremony and the sequencing between ceremony to meal to evening reception went so smoothly. The meals provided for our guests were first class, served nice and hot and very efficiently. The drinks were decent value for money and the evening buffet also served so fresh. Staff were all freindly and helpful from start to finish and nothing too much trouble at any point. They took the sting out of the organising of the day. The rooms were first class, a big comfy 4 poster bed and a toilet with both separate bath and shower. Breakfast gave a full choice of hot or cold food with plenty coffee , tea and juices. We had hot food and it was all very fresh and hot. The staff were always on hand to assist it needed and just so cheery and helpful. ..... from checking in to checking out ..... a truly magnificent experience.

This is a great hotel with friendly staff. Located only a short bus ride from the centre of Edinburgh it's the perfect location. The car park is free and the buses were very regular and reasonably priced. The hotel room was clean and had all you need. The hotel has a bar and separate restaurant which we're both great.

Tired rooms. Noisy. Not exceptionally clean. Breakfast was very bland. Restaurant was mediocre. My bed was uncomfortable! I could feel the springs in my bed. We stayed here during a three week trip to the United Kingdom. The location is very convenient to the bus stop into the city.

A real find and i would definitely recommend this hotel to my friends and family. Room was spacious and clean. Every member of staff was polite and helpful. The breakfast was fabulous - lots of choice and good quality. The coffee was wonderful and set us up nicely for the day. The hotel has free parking and the bus stop to Edinburgh is right outside the front door , making it really easy to get into the city centre. We didn't have chance to try out the leisure centre this time so can't comment on this.

On the whole a very good experience. Clean comfortable room. Good breakfast. easy access into Edinburgh. Only negative was we had earlyish start on check out morning, before breakfast starts (06.45). Given a 'grab bag' containing a cold greasy bacon bread roll. Considering how much we paid for breakfast, a couple of croissants/Danish pastries, pot of yogurt and a banana would have been nice!

We enjoyed staying at this hotel with a short bus ride into the city. The room was very clean and tidy, the breakfast was very nice and very filling. We also used the bistro for meals on 2 occasions and the food was very good. All the staff we encountered which included the reception team, breakfast dining team, the bistro team and the cleaner were all very helpful and friendly. Strongly recommend the hotel.

We stayed here after a recent International game at Murrayfield. The hotel has very modern facilities and is very comfortable and very clean. Our room was very spacious and had a "King" size bed plus a single bed. The "King" size bed was in fact made up of two doubles and both were very comfortable. The brreakfast was a buffet style constantly replenished and was good quality with plenty of choice. The hotel is good but it's staff are exellent. Nothing was too much trouble and everyone we spoke to engaged with us and made an effort to make our stay great.

Hotel is in a great location. The staff at reception were very friendly and helpful. The rooms were clean and comfortable. Enjoyed the gym which is kitted out well. The waiting staff at the restaurant were awful. Stood right in front of them at the bar waiting to be seated and 2 of them continued to chat to each other and ignore us. The food took a while but was decent enough. After ordering more drinks, it must have taken a minimum half an hour for them to arrive and I could see all the staff stood talking and the place was not busy. Our final round of drinks never arrived after another half hour of waiting so we paid and left. The people serving clearly had no customer service skills and a lack of professionalism. Breakfast was great. Would recommend but just be aware at meal time.

I would highly recommend, staff are lovely, the room was very clean, I was able to help myself to more tea milk sugar etc, food was delicious, well organised with meals and breakfast. the dog was happy too. She snuggled up and slept in my jacket in the bar whilst we ate. Dogs are made very welcome. They have a lovely pool and spa I will return.

I know the Hotel well but have never stayed in it before but I'm really pleased that I did as it was First Class......The layout is perfect with everything to hand ,Reception was so helpful and went that 'extra mile' to fulfill my extra requests . Breakfast was one of the best I've ever had and the Hotel is certainly Edinburgh's best that in the East of the City !

I had such a restful experience at this hotel this past weekend with my daughters. I traveled with a 5 and a 3-year-old, and they were very accommodating. Breakfast was great, and the dinner menu is extensive. My room was large and the beds were comfortable. The hotel has many facilities which I did not have the opportunity to use so I will definitely be going back.

We have stayed here a few times now and I can say that it's a Great Hotel, the staff are very friendly and extremely helpful , it has got better every time we stayed. we had a fabulously large room quiet and good size bathroom , a very good value breakfast.

Good location, comfortable, well positioned for both city access and walking distance from the promenade. Good food, very nice pool, clean room and comfortable beds. Friendly staff at reception and also restaurant and leisure centre. We had a lovely holiday. Thank you.

Excellent staff, cleanliness, food, comfort all great in equal measure. Would highly recommend this hotel. Easy access to Edinburgh, the beach at Portobello, decent shopping around. Bus and train service all walking distance.

We use the hotel as a base for the rugby internationals and although it is on the edge of Edinburgh the excellent bus service makes it no problem to get into the city centre. The hotel has all the amenities you want, the rooms are lovely, the meals excellent and the hotel staff always professional and friendly. We come here every time we are up and it never disappoints. We'll be back in a fortnight and already looking forward to another lovely stay.

I stayed for two nights in early November, a small room with a single bed. The hotel was very clean, the staff very friendly. Comfortable bed and shower, good breakfast. My room being very small, I thought that its cost seemed a bit high relative to other hotels I've used over the years. Hotel is well located and easy to access via public transportation.

Very clean and friendly staff. We use this hotel multiple times when on business in Edinburgh, I have sent 4 sets of contractors to stay here and they all love the location, the car park size. the local town with fantastic restaurants, the breakfast is great and there is also an onsite GYM and POOL you can use. I would never choose a different hotel if this is avaliable

Have stayed here several times and it's always a great experience. Good sized rooms, great breakfast and restaurant for your evening meal mean you have everything you need. Excellent value for money and it's in a great location, just off the A1.

Once again the Best Western King's Manor, Edinburgh recieves our 5 stars. The staff, rooms, breakfast, bar and pool are all first class. I'm returning soon with my Son for another rugby trip and already looking fwd to booking next year's trips too. Mitch Watt

We stop over in Edinburgh several weekends over every year to attend the rugby games autumn and six Nations so have stop in quite a few different ones over the years and I would say our stop here was one of the best we have had. The staff were quite pleasant at reception and for breakfast in the morning, the room was spacious and shower excellent. We will be booking here again the trip from the hotel to Princess Street is so easy or a short 10min work to 26 bus takes you directly.

I recently stayed for two nights with my 16 year old twin sons. We found the room very clean and comfortable. We ate in the bistro and had breakfast, both tasty food. We used the pool several times, so relaxing. The pool facilities were very clean.

We have stayed many times and are always impressed with staff and the environment. The hotel is well kept, and has a lovely garden at the rear. There is also good car parking on site and roadside. It is a short walk to the coast at Portobello which is lovely and it is easy to get into the centre via public transport. It is also easily accessible from main routes. For us, we appreciate that it is very dog friendly, which whilst some hotels say they are, Kings Manor genuinely is. Dogs can go into the bar for evening meals and if owners choose, breakfast. They are welcome to use the garden and there is good dog walking a short drive away. Everything in rooms work, and there is a refreshment tray with extra items available by reception. Some of the rooms show their age, but there is a programme of refurbishment which we have seen. Breakfast is excellent and dinner is fine, but limited vegetarian/vegan. If anything needs developing, I would say that revamping the menus would help. However, we have never stayed anywhere which we thought was perfect throughout all the price ranges! The hotel represents good value for many and is often full or nearly full, so book early!

Went with my friend as was booked into the spa for treatment as a surprise for her we went early so got lunch In the bistro must say the food was outstanding breakfast was ok staff very welcome and polite reception was very polite also Went to room it was very nice was a couple of issues but sorted as we are housekeepers ourselves my friend always goes round the room which can be very annoying but we are back again in January

Rooms were old fashioned but big and very clean, the facilities are fantastic. We used the pool and wet areas several times during our stay. The staff were lovely when my daughter was sick through the night.

I have stayed in far better for the same price, I have also stayed in worse. Reception: OK, check in was quick, questions answered, and my personal food choices (vegan) were catered for by arranging a “to go” breakfast bag. I think having stayed in better branded (but same price bracket) hotels there is a distinct lower grade of customer service here, but nothing unacceptable. Room/hotel interior: Generally looking tired and worn in most areas. The bedroom carpets are visibly worn and stained, furniture is the typical old style wood veneer, everything worked in the room, decent shower but bathroom a little small, bed was comfortable. The in-house provided soap/shower gel was disappointing not vegan, but I had my own. Gym: Again generally quite tired, although there was plenty of equipment, the type was limited. Pool wasn't used so I can't comment. My main issues was the stench of food in the stairwell, corridor near my room and within my room. From 6.30 in the morning the smell of cooking bacon was everywhere and similarly cooking food was ever present in the evenings. As a non-meat eater this is not the smell I want to wake up to.

Staff were very pleasant and extremely helpful. The room was excellent with comfortable beds and well equipped. There is ample parking and it is close to a bus stop from which you can easily reach the city centre. Good selection at the buffet breakfast which was also very good.

Really an excellent hotel for location plenty free parking brilliant staff great food and a comfortable room. Stayed one night, we were greeted by helpful reception staff, had a lovely bar lunch and attended a family party at night, everything was perfect, all the staff were friendly and attentive, the duty manager went out his way looking after everyone. The room we had on the third floor was massive with a four poster comfy bed. The breakfast was faultless plenty of choice and the buffet style cooked food was fresh and tasty.

Every member of staff cannot do anymore to make your stay any better. From checking in to checking out nothing is too much. The restaurant/bar staff were very attentive, the food was tasty. The Breakfast staff were out of this world, friendly and helpful.

From the moment we entered the hotel we were greeting by happy friendly helpful staff. They managed to change our room to a ground floor room as traveling with our 2 old english sheepdogs. The room was huge clean bright with having large Windows the beds were very comfy we all slept well both nights. Both evening we eat in the dog friendly bar area where the staff were all happy to help in any way water for the dogs, the food was excellent hot tasty and filled us up after a day on Portobello beach. In the morning breakfast was to the same high standard the staff told us where we could get the haggis they use. We would like to thank all the staff for a great stay we will be back 11 out of 10 brilliant.

The reservation staff were very helpful, the receptionist was friendly and informative. The single room was spacious and clean. The swimming pool was relaxing . Buffet breakfast was well stocked , good choices and tasty.

I have stayed here a few times before when travelling on business. It is ideally placed for walking down to the sea front at Portobello where there are some great restaurants. I have eaten at the bistro at the hotel, food was lovely. The bedroom are a little dated, some rooms have very squeeky floor boards, cracked ceilings and dated furniture. However, the rooms have always been clean and warm during the colder months. There is a small gym which I have used but haven't tried the pool/spa area.

Located away from the hustle of the city with direct bus links from outside the door to the city centre in 20 minutes .

Absolutely excellent hotel! I've stayed before and it is now my go-to hotel when visiting Edinburgh. Spotlessly clean, very comfortable beds, great facilities (pool, sauna, steam room, jacuzzi). Beautiful decor. Wonderful staff always ready to help, great location (Portobello Beach close by) but easy access to the City on good handy bus route and close to shops. There are no bad points for this hotel!! I cannot praise it enough!!!

The receptionist was polite but lacked warmth. The room was very tired threadbare carpet, rips in the bed and stains on the carpet. Bathroom was lovely. Price was ok, I paid very similar the following night for a much bed quality

Fantastic hotel, great welcome, great rooms and great food. What more could you want? Kelly on reception was a great host, and a great help with the local travel links into Edinburgh. This was our second stay but certainly won't be the last. Portobello beach is just a 10 min stroll away too and we'll worth a visit.

Stay at this hotel frequently and never disappoints. Very friendly welcome (special mention for Dawn and Ellie). Comfortable rooms, good food and great staff across all departments - breakfast waiting, bar and restaurant and housekeeping. Looking forward to our return.

Pretty faultless hotel really. Fantastic room, good breakfast. Quiet location, on an easy route into the city. Bus stop outside the hotel, never waited longer than 10mins for a bus, both ways. Will stay again, and would 100% recommend.

Lovely stay with 2 young children and our dog. We were all made feel very welcomed . We used swimming pool too and the kids loved it. Food was tasty and we could have our dog with us at mealtimes which was a massive bonus

Really excellent hotel with extra bonuses. We stayed in a Club Room for 3 nights at the start of a trip round Scotland. Having then stayed in a further 5 hotels over the next 12 days only made us realise even more what great value for money this hotel is. Staff were super friendly and helpful. Room facilities were very good. Option was to have room serviced daily in accordance with environmental awareness, which we didn't have or need (we can make our own bed!) and in reception is a basket of tea bags etc to stock up your room without bothering housekeeping. What a good idea. Why don't more hotels do this? Very often the cleaning staff might leave less than you started with and you have to ask just for a tea bag. Shower was good and great size heated towel rail. Lovely big comfortable bed. Good breakfast choice. Had 2 evening meals in restaurant with our friends and service and food was good. Nothing negative to say.

Kings Manor Hotel has lovely friendly hard working staff who made this stay very enjoyable. The rooms are spacious and comfortable and the amenities are fantastic. It has a great restaurant with delicious food which was excellent value for money. It is well placed for both Edinburgh and the lovely coast at Portobello. My friends an I had a great stay here and couldnt fault anything about it.

we booked to stay at this pool due to the leisure facilities, in particular because of the spacious pool for our daughter (many other pools in edinburgh city centre are very small). Prior to booking we enquired what the pool opening hours were and were advised it was open until 21:00 which largely influenced our decision to book. Upon checkin we visited the leisure centre and again enquired what time the pool closed that evening and were advised last entry was 20:45. We returned to the pool at 18:45 and were dismayed to be told the pool had already closed as it was a sunday. On two separate occasions we were provided with incorrect information which is very disappointing. Had we known the limited opening hours of the leisure facilities we wouldn't have booked the hotel as without the pool there isn't really anything to do especially with children. Hotel itself is ok, quite dated but clean enough and breakdast was nice but overall probably won't be back due to the disappointment of this visit

This hotel is in an excellent location for visiting Edinburgh. The hotel staff were friendly and helpful. The room we had was very clean and spacious with the biggest bed I've seen in a hotel. It was also very comfortable. This hotel is ideal if you're wanting to visit Edinburgh. We stayed here because we were going to the Tattoo. The bus stops directly outside the hotel and drops off at the opposite side of the road. Very cheap way of getting to the city. Portabello beach is worth a visit with a nice promenade and lovely views

This hotel is on a bus route allowing ease of travel into Princes Street and return There are three bus numbers 44, 113 and 124. meaning there are buses passing and returning every few minutes. Good hotel with no issues.

Good, clean hotel and room. We had twin room 252 which was very spacious, had everything that was required and also clean. The hotel is probably a bit dated and tired but it's clean. We drove into Edinburgh but I hear it has good links to the city centre. Would stay again.

we as the Cameron family who attended our Friend's Wedding on 17/09/22 at your hotel had an amazing time your staff are excellent which made our friend's wedding day special nothing wasn't any trouble to them very friendly and helpful especially that i am gluten free they catered for me with excellent care tell your chef he is a great chef wonderful meal's and the buffet was excellent. And the rooms we stayed in where excellent very comfortable and very clean so well done to all your cleaning staff. And certainly, would recommend this hotel to anyone. So many thanks to you all and we all wish you all good luck in the future .

We have been using KM for15 years. We can take the dogs, we can use the leisure facilities. Breakfast is excellent, dinners good, rooms great, easy access from main North south roads, not too far from Edinburgh City centre and on main bus route .

A pleasant stay at the King's Manor and the staff were impeccable throughout. The train to the city was close and worked well. We were too busy to use the fitness suite but noted it looked good. There was no annoying kitchen fans outside the window (a blessing) but the fans in the bathroom were on constantly with the light on, which was annoying at night or at 7am when neighbours rise. The hotel is a maze, built in bits and bobs and from outside it looks like many different pieces of architecture ll joined together. This makes it a bit awkward to move around with luggage, lots of little steps etc. The rooms had old fashioned curly compact fluorescent lights, horrible things which induce headaches in me. Most hotels have healthier and more energy efficient LED bulbs nowadays. I had to go to Sainsburys for 2 cheap screw in bulbs. The breakfast was good and the food in the bistro excellent, albeit stopped serving at 8:40 so we almost missed out after arrival with few other local options. Booking breakfast was a bit idiosyncratic and unusual because it forced us to set alarms and there were always empty tables. All in all though, a good choice.

We arrived early after traveling from Luss , the receptionist checked to see if our room was ready 5 minutes later we were unpacking. The room was spotless & spacious. There's a great selection of cold & hot food available at breakfast .Overall a great place to stay , staff are really friendly. We will definitely visit again .

Used to visit regularly pre covid for work snd always loved this hotels and it's friendly and efficient staff. Glad to see this was the same. Looks like there has been a bit of refurbishment to pool however it was great before. All staff were friendly and helpful. Lovely to be in a hotel with ample staff at breakfast and to see hot items replenished in small batches to ensure always fresh. Didn't eat in restaurant at night but did have a drink on return and nice to be served by friendly staff and prices very reasonable. Used the pool early on day of departure, good to see lane system for part of the pool where you can put name down for 20 minute slots, ample time to manage a few lengths then move over to open area. Room was really large (ground floor) right and comfortable. Can't recommend enough. I had received a lovely postcard from hotel during covid with best wishes which at a time of shielding was very touching. Hope that work in area may start up again and I can return more often. Walking distance from the beach and a few nice places to eat on the front.

This was my second stay at this hotel and did not disappoint again. Cannot fault a thing. Room was clean and comfortable. Excellent food at breakfast and meals in the restaurant. The friendliest staff in all areas, that I have ever encountered. The hotel is also in a very good location close to Edinburgh on a very good bus route. The day we were departing we had problems with our car. The staff on duty could not of been more caring and helpful. Particularly the maintenance man who went out of his way to solve our problems. He even took my partner in his own car to the local supermarket to obtain batteries for our remote. Cannot thank everybody enough.

This is a very old building with numerous extensions, some very modern. The health suite and swimming pool appear very well maintained and were pleasant to use. Our room looked out over the back of the building and the outlook was not good. The room was very clean, well-organized and everything worked. The staff appeared very professional and friendly. I will definitely stay here again if it is at a good price again.

Everyone was so friendly and welcoming, travelling with a small dog and was made to feel so welcome. She loved her little dog pack and its a great idea to share local walks. This is our favourite hotel in Edinburgh due to staff, leisure, dining and location. We have stayed previously and realised dogs are welcome at this hotel but we felt there were too many for our comfort this time. As a dog owner you must be overwhelmed at the great freedom offered for you and your dog, unfortunately, this scenario did not work for me or my family. If you don't mind dogs this is the hotel for you when next in Edinburgh looking for a good priced hotel with the bonus of helpful pleasant staff, great leisure facilities, good menu choices, well cooked.

Staff helpful and courteous. Hotel itself is good but could do with a bit of investment. Gym and pool facilities are a bonus. Excellent location, close to Portobello. Handy base for coastal trips to North Berwick and Dunbar etc. One disappointing thing was that we were given two single beds pushed together instead of a double bed. Restaurant food decent.

We stayed at the hotel for a 2 night stay while taking our daughter to university. We stayed in a Club room, spotless spacious and very quiet. Would highly recommend this hotel. The hotel is dog friendly and there are few dogs around but you would never know they were there only to see them. So well trained and quiet. Check in was very good and bar was really nice and relaxing. We had room service on the first night and the food was lovely. Location is perfect. Bus right outside straight into Edinburgh. We have a few trips planned over the next few months and I will stay here and would highly recommend this hotel as a base for seeing Edinburgh if you didn't want to stay in the city.

The Kings Manor Hotel in Edinburgh is a true hidden gem, we were greeted with a genuine warm welcome at 9pm at night and asked if we required any food or drinks and given food options. On opening our room door we saw a kettle with tea, coffee and biscuits placed on a table along with a hotel guide that contained lots of interesting visitor information. Our Room was very spacious, the bathroom was vey clean and stacked with plentiful towels and toiletries. The bed and pillows were comfortable, we had a great night's sleep. In the morning we headed for breakfast and once again given a genuine warm welcome, we were shown to our breakfast table by a very polite and courteous staff member. Breakfast was buffet style, we ordered a pot of fresh coffee then got up from our table to explore the well stocked buffet. In my opinion the breakfast did cater for everyone. I opted for fruit and cereal with a pot of fresh coffee however there is so much choice on the menu you can basically choose what your morning go to is In close all I can say is " Great Hotel, Great Food, Great Sleep" staff made us feel really welcome and deliverd an excellent service. I shall definitely be visiting again.

My dog Charlie and I had a lovely stay here and everyone was so welcoming and helpful from the Reception and Bistro staff through to the lady who serviced our room. The ample on site parking was a real bonus and the 'grab and go' breakfast was very convenient. Our room was extremely comfortable and the bedroom and bathroom were both very clean. There was a nice relaxing atmosphere and Charlie and I will definitely be back.

I booked this hotel a year ago while touring the UK - not knowing the Fringe Festival was taking place. Hotels downtown were very expensive so I booked this property in Portobello. The hotel was a bit out of the downtown area but the bus top was right out front and took about 20 min to and from. Hotel was clean and staff were friendly. There was a hot spell in the UK and it was warm in the room so we had the windows open the whole time. Buffet breakfast was really good.

Stayed here for 2 nights while we visited the Edinburgh Tattoo , ideal location with excellent links to and from the City Centre , the Staff at this Hotel really went the extra mile to ensure our stay was a pleasure , nothing was too much trouble for them , the rooms were excellent as were the Bar and Restaurant . My wife and I thoroughly enjoyed our two day stay at this lovely, beautiful hotel. The staff were all so helpful and friendly, our room was very comfortable and the breakfast was superb. Having the bus stop just outside the hotel was an added bonus, taking us to the city centre in no time. We also appreciated the nearby beach which was walking distance from the hotel. This hotel provided us with everything we needed. Bus stop outside hotel for easy access to city centre. We enjoyed the walk down the promenade. The staff were all very friendly and helpful. The bar was relaxing and comfortable and there was a steady stream of guests who all appeared happy.

A housing emergency forced us to look for three night accommodation - which had to be dog friendly. The Kings Manor was just that and included a doggy welcome pack. We had a large, comfortable room in a quiet part of the hotel. Staff were attentive and friendly. We didn't take the dogs down to the restaurant, although we could have, but chose to have room service. Very reasonable tray charge at just £4. Great to have access to an electric car charger as well,

This was our first time staying at the Best Western Kings Manor and we couldn't fault the hotel or the staff in any way. Both hotel and its staff was very pleasant, staff could not do enough to make the stay any more comfortable and memorable. We was able to use the facility at the spa which we took the affer up and had a morning swim before breakfast and heading for a short bus ride in to town which was reasonably priced. We had a pleasant stay and would come back again in the near future.

Just got back from a two night break in this hotel. Travelled up from West Yorkshire for the Tattoo and Fringe but didn't want to stay in the City Centre and after reading the reviews on here, decided that the public transport would be perfect for travelling in and out. SO glad we didn't stay in the centre and would 100% stay here again. Spacious, spotless and very comfy rooms, EXCELLENT and extremely helpful staff throughout where nothing is too much trouble. The reception staff were more than happy to give advice on transport and would look up the next bus arriving etc. Breakfast is plentiful - nothing majorly special but EXACTLY what the doctor ordered and the staff are very friendly and funny. I particularly liked the booking system as there were zero queues and always plenty of fresh food available for you hour slot. I was also very impressed with the obvious environmentally conscious efforts the hotel is making including recycling points and the choice to not have your room serviced if you so choose (less unnecessary washing of towels etc) BUT it is optional. All in all - excellent and would recommend/book again Thank you very much! P.S if you're wondering the best bus for return from city centre is the Lothian 44 Wallyford, £1.80 adult from the stop outside Barclays Bank (opposite the big hotel) - if you get off at Brunstane Bank stop it is directly across from the hotel.

Just returned from a family trip around Scotland and stayed here for a few nights. Hotel is a little tired in places but felt welcoming and comfortable. Food and drink facilities were very nice and the leisure club was a real winner.

Stayed here for three nights with my daughter. Had a lovely stay,comfortable room ,friendly staff and great buffet style breakfast . Very reasonable price aswell. Only 10 min walk to the lovely portobello beach and bus stop right outside to city centre . Highly recommend.

The hotel staff are soo friendly from the staff at check in to bar and staff at Restaurant and at breakfast! This is our 7th time staying here and we will be back! Rooms are clean and perfect for a few nights away. I highly recommend to anyone wanting to stay outside Edinburgh!

We have stayed at this hotel before and this is the reason we returned. All staff friendly and rooms clean. When we arrived there wasn't a cot we requested but this was sorted within minutes. Rooms were hot but provided a fan. Great pool for the kids we didn't want to leave. Many thanks to all staff the only downside of our stay is the beds are not the best but that's personal preference I don't like firm beds but everything else was fab....booking again soon.

Highly recommended if you have a rental car and don't want to try to navigate/ park in city centre if Edinburgh. The staff was friendly and the rooms were spacious and quiet. My only complaint (although I'm guessing this is pretty normal in Scotland) is there was no air conditioner in the room - indeed no air circulation at all. We literally went out and bought a fan and stuck it in front of the cracked window so the room wasn't a steam sauna, especially after everyone took a shower. Probably not an issue in fall/winter/spring, but not the best in August, unfortunately.

The hotel looked big from the outside, but when we got inside the hotel it was more of a leisure centre, Very disappointed with the "restaurant". It was a bistro, plain small cafe type look. On the first night we had a meal the chicken was very dry and over cooked, same as the mashed pots. it was dry tasteless and rock solid. we sent it back. The red wine was watery. We never eat there again. The bar closed early which was strange as we were guests. You could order at the reception and take it to the bed room, we did not want to drink in the bedroom only the bar where drinks are drunk. The carpets were a bit dirty liked they were not hoovered daily. The rooms were spacious but not floor cleaned. The parking at the hotel was a struggle. The last night we had no space. The people from the leisure centre at the hotel were taking up the parking spaces. The hotel is catered more for the leisure centre rather than for the hotel guests. We have stayed at the best western hotels before and they are far more superior than this one. We wont be staying at this one again! The hotel is fu

We really enjoyed our stay. The staff were friendly and helpful. The hotel was clean and tidy. The pool area was clean and the children enjoyed plenty of time to swim. We enjoyed breakfast each morning and ate a basic but nice meal in the restaurant. The children were also grateful of Netflix after busy days exploring Edinburgh!

We have returned as we love this hotel and location. This time we brought a dog and have to say they are very accommodating , both here and in the surrounding area. Cannot fault this hotel. The pool is certainly 4 star. Great facilities.

We was here only a night. Was a good room with big bed. The Breakfast was good. But: The room was hot. You cant right open the window. It was over 28 degree in the room and 14 outside. You must book a slot for breakfast. So you get stressed in the morning. Thats bad.

All staff are friendly and helpful, from house keeping to reception and bar. Breakfast is adequate for the price. Not exciting but good value. Room prices are good and overall this is an excellent, well run hotel. Great to have free parking. Bus stops outside the hotel give regular, convenient and cheap access into Edinburgh about 20 mins away. We can highly recommend staying here and will return next time we are in the area.

2nd visit to kings manor, the hotel is just off the A1 so super easy to find,plenty of parking & bus stops just outside the hotel with a regular quick service into Edinburgh centre. All the staff are super helpful and friendly and a credit to the hotel, rooms are clean and tidy with big comfy beds, would of been nice to have a fridge and some usb sockets but not an issue. Breakfast as a good selection of hot and cold food,we ate in the bistro 1 night and found the food to be really tasty and hot but not a massive selection, I'd recommend this hotel to anyone and will definitely be booking again on our next visit to Edinburgh.

As always a very comfortable stay. The staff are always very friendly and helpful. Very convenient for Musselburgh, Portobello and Leith. And importantly for me pet friendly. Always my hotel of choice in this area.

My sister and I stayed here last weekend. What an excellent Hotel. Great Value too. The bathroom was very clean as I know some people want to know that and its important. Staff were so helpful, nothing too much problem. Kelly on Reception was brilliant and so was Simon & Dylan. Didnt get other names but Bar Staff etc were brilliant too. Room Service was first class, we got beautiful sandwiches late at night after we had been out, it was no problem and so fresh. Bus Stop right beside the Hotel and a very quick bus ride to Princess St. We didnt get to the beach but its not far at all. Overall a great price and fab Hotel. Thanks to them for everything.

Stayed here when in Edinburgh over the last ten years. Brilliant Staff. Comfortable rooms, well stocked bar, menu is fine. Breakfast amazing with a wide choice of lovely things. Why do people stand and watch their toast ?? Parking is fine. Don't drive into town get the bus, the stop is right outside Recommend a ground floor for the walking wounded or try the top floor for a bigger room with a view. We have been before and will certainly go again.

I booked the hotel because it was a reasonable price and dog friendly. It turned out even better than I expected. The hotel is easy to find and only a few minutes walk to the sea. The restaurant is plain looking but the food is excellent.

The kings manor has great, spacious and clean rooms for a very reasonable price. Also the Spa & Gym are better than ‘your average hotel Spa & Gym'. The staff is very friendly and helpfull and definitely made our stay worth while. Also the location just outside the centre is very relaxt and is a nice change from the busy city. Bus stops right in front of the door and there are plenty of free parking spaces. Absolutely a recommendation!

Excellent sized rooms which were clean and had all the facilities required (hairdryer, kettle, iron). Bathroom was nice and clean. I would have preferred a shower cubicle to a bath and shower, however I will know to request this the next time. The bistro food was lovely and reasonably priced for a hotel. Breakfast was lovely and food all fresh and great selection. The spa is a great added bonus to chill for a while. Location is great as you have a supermarket within 5 minutes of the hotel and you are near the main part of portobello for the beach.

This is my 2 nd time here nice hotel good for facilities and location room size was amazing huge double bed and room facilities too so comfortable havent tried breakfast or food but does smell Delicious fast check in and out and friendly staff I had my name on cancellation list and got a call within 2 days before arrival so happy with it with my family joining me and good price. Definitely return best hotel for me when staying local.

Visited this gem of a hotel to meet up with family who live in Edinburgh and we were made to feel most welcome from booking, reception checking in, to dining at breakfast and dinner. The location is a huge bonus to tourists in that Edinburgh is only a straightforward bus ride away and surrounding local areas easy to reach either by a bus or car journey. The staff are a huge asset to the hotel as they are welcoming, always prepared to help, and genuinely work towards making sure you, the guest, is happy with your stay, Rooms are very clean, good size and all you would need to rest up after a busy day finding out about the beautiful city close by. Was particularly impressed by the front of house waiting staff, both at breakfast and dinner. Breakfast staff orchestrated a fast moving work pattern, ensuring the food was served hot and used dishes were quickly cleared away. Staff in the Bistro ensured the children enjoyed their meal, making a special effort to include them in the menu choice. The leisure facilities were praised highly by the youngsters, whilst we oldies were fortunate to be able to view them at play. A beautiful well run addition to the accommodation provided by this hotel. Highly rated for a leisure break.

Excellent hotel, easy access to the city, polite and efficient staff plus excellent breakfast. Second visit now and most certainly will not be our last as we had such an enjoyable time. Good parking on site is also a great plus for the hotel!!

My wife and I stayed at this hotel for a couple of nights last weekend. Check-in was seamless. The room was clean and tidy albeit very warm. The staff were very attentive and the food faultless. Prices in the bar were also reasonable. All in all a nice location with a nice hotel, certainly worth a visit!

Nice hotel in a good location. Rooms clean but a tad dated. Staff were very helpful and friendly. We attended a wedding here, the food was superb, thank you chefs, lovely warm welcome from the staff which made such a difference. Would recommend this hotel, good food, lovely staff good facilities, pool, gym, and good transport links into the city centre. Ellie and her staff worked so hard to make the wedding day run smoothly. Nice staff, polite and helpful. Clean and tidy all round. I'd stay there again if need be. On a main road but it was surprisingly quiet. Walking distance to the lovely Firth of Forth coast line. Joppa and Portobello beaches a 10 minute walk away.

From the moment we arrived we knew we would enjoy our two night stay . The room was very clean & comfortable. We received a welcome pack for our dog , he was treated like royalty .Walked to Newhailes National Trust from the Hotel which was super. Nothing is too much trouble here , all the staff do their best to please you .Breakfast was very enjoyable , lots of choice, croissants, pain au chocolate especially good. There was a special item everyday ..the haggis was nice with the cooked breakfast love that we had a time slot so it doesn't get too busy at one time. ..Mandy fussed over our Dog every morning , she is a lovely hard working person. We has Roast Lamb for Sunday Lunch which was Delicious.. Came back to the Hotel wet one day & was given a towel to dry Gino our dog ... super Hotel with Super Staff.

We wanted to visit portobello and the nearest station was Brunstane from Edinburgh , only 5 min walk. We just booked on the day and didn't realise when we arrived it was only 2 pm !! The room was ready so the girls let us check in early. The room was more than spacious , was a shower room for people with mobility issues , , but it was spacious and done all we needed. The bed was massive and very comfortable. Plenty of tea and coffee available from reception which helps. As I love my tea ! We didn't have our swimwear , but the guys in the gym said Asda was only 10 min walk ( lovely walk) away. So we managed to get a use of the steam, sauna and jacuzzi, the area was well seated and spotless. We went for a lovely walk along the beach , actually only less than 5 min away. What a lovely promenade to walk along , with lovely cafes etc. We had dinner in the bistro restaurant and. Abbi was fantastic with us and all the other guests. I'm vegan but was able to get something to eat. Breakfast although you think £12.50 is expensive , plenty to choose from and a buffet service. Check out was 11 am so no rush to leave . We really enjoyed our stay, Thankyou Mags

This was our first visit to King's Manor Hotel, and would certainly stay again next time we visit Edinburgh. All the staff were very friendly and helpful. We stayed for 3 nights in a lovely spacious room, and ate in the bistro one evening. We would thoroughly recommend this delightful family run hotel.

Yet again our stay at Kings Manor was superb. The staff are welcoming and helpful. The room was spacious and spotless. The food is very good. The grounds are tidy and all the planters are full of colour. Whilst we stayed this week we heard several people remarking that they always stay here , as do we!. One of the plus points is that dogs are actively welcomed. All dogs are made to feel special . We could eat in both the restaurant and bar and our dog Reuben could stay with us. There are special areas especially for dog owners. Thank you. We will be back!!

We came for a weekend along with family (6 adults and 5 kids). We had to book 2 rooms as we have 3 kids, but we were given connecting rooms so we were really glad. We really enjoyed the swimming pool, the sauna, jacuzzi and steam room (twice). It is very clean and staff is very professional (same for the rest of the hotel). There was a great breakfast (with special one on the Monday: smoked salmon with poached egg and crumpet). We also had dinner there and really enjoyed the atmosphere. I just give 5 stars as it was perfect. Ps: and there is a charger for electric car there, but we found a faster one 200m away, so not far at all.

This was our 2nd visit to the King's Manor Hotel, but this time we were there for a family wedding. The accommodation is very good as always and the breakfast is plentiful, keeps you going all day. The room for the wedding was decorated perfectly and the reception meal was delicious. The wedding organiser had done a great job with everything and everyone had a fabulous time. We will definitely stay there again when we go to Edinburgh to visit family

4 friends (included a 90 plus ) traveled from different ends of the world (Canada , uk, New Zealand) . The staff were very helpful both on the phone and in person for our special request. We had a comfortable stay . Wished we could have stayed longer .

Arrived early on a business trip. Staff were lovely and sought to clean my room as quickly as possible. Room was very nice, large, recently refurbished, massive bed (2 singles together as a double), desk, separate table, lovely bathroom with a shower i could fit my family of 4 into. Room was cold on arrival but soon warmed up when i found the heater. Used my room for a series of teams meeting and WiFi was good. Used the pool, jacuzzi, sauna and steam room after work all clean and well maintained and the pool was a good size. It is a proper leisure centre / gym attached to the hotel with private memberships, classes etc so this hotel is perfect if you want to do some exercise / have a mini spa break. Had a room service dinner and the food was very well presented and delicious. Looking forward to breakfast in the morning. Would definitely stay again if in the area on business and would also consider staying here if visiting edinburgh for leisure even though it is a few miles from the centre.

First time in Portobello for a short stay in Edinburgh. Very friendly hotel with first class bus connections to the city center. The breakfast buffet left nothing to be desired and the room was clean. Gladly again.

We had an enjoyable two night stay at the hotel. Parking was easy. The staff were warm, welcoming and helpful. We had a spacious room and good sized bathroom. We enjoyed both breakfasts and on one evening had a nice meal. Bus stop just outside the hotel made access to the city centre easy. The staff were very helpful - they were able to research bus times and advise accordingly. They booked us a taxi when we needed one and were interested in what we had done. We will definitely stay here again when visiting the city

I use this hotel anytime visiting Edinburgh . Staff are first class , hotel is spotless and great value . 25 minute bus ride into city centre with bus stops outside hotel . All in all I rate this 5stars

I booked the Best Western for. Reunion with two friends I hadn't seen for a while I was worried, because when booking for others, I felt it was a responsibility to make sure the accommodation is good I shouldn't have been concerned. The rooms were comfortable and clean. It was in a quiet location. All of the staff were so friendly, helpful and welcoming The food was good The location is a little way outside the city centre, but that is not a problem at all. There is a bus stop right outside the hotel and goes to the centre of town every fifteen minutes , and taxis are readily available. I understand Portabello beach is about 20 minutes walk away and is well worth a visit too, but we spent so much time catching up with our news, we didn't manage to see it this time I would recommend Kings Manor Best Western hotel to anyone planning a stay in Edinburgh.

We've spent 3 nights at this hotel located on the outskirts of Edinburgh. we chose to stay here so the car could be parked safely and have used public transport in and out of the city (£1.80 each way per adult, bus stop outside the hotel, number 44 or 113). We had a club room, very spacious and quiet as it is located to the rear of the hotel. Tea, and coffee in the room were easily topped up. We've seen guests with dogs at this hotel but we have not heard them. We've had good restful sleep on a comfortable bed. Breakfast - good choice of cereal, fruit, yoghurt, cooked selection and toast. The quality of the food has been good in the Bistro. We would recommend a stay for an Edinburgh trip.

We stayed at the Kings Manor for three nights to celebrate my parents 70th birthdays. We were a large party of 26 people, ranging in age from 5 to 80 plus. We used all the facilities in the hotel. The main outstanding features of the hotel are cleanliness, very large family rooms and most important exceptionally helpful and friendly staff. The hotel is in a great location, with easy access to Edinburgh, Musselburgh race course and 10 mins walk to Portobello beach. We are already planning our next stay in September.

I couldn't rate this hotel high enough. The wedding ceremony, the food the service from the staff are impeccable. Any problems we had were quickly rectified and helped by the Team. I really couldn't have asked for a better day. I would definitely recommend this Hotel for a comfortable and welcoming stay

I would definitely come back here, The staff were friendly, breakfasts were perfect, Staff were lovely, great location, even my dog got a sausage for breakfast. Rooms were clean and large they must have been sound proof because I had the best nights sleep..Also well worth the money..

This hotel is well run, nothing is too much trouble, plenty of advise at reception regarding buses taxis and local events. the gym is great, swimming pool is great with jacuzzi and kids pool, staff are fantastic.. rooms very tidy and clean

Great hotel for a short stay with kids. The family rooms are very spacious and it was great that as well as our double, the kids had a single bed each with plenty of room still to spare. The pool kept them entertained and the breakfast was decent enough. The internet isn't strong enough to stream movies though, so come prepared. Overall, a great hotel for what we were looking for and with a bus stop outside, a great location to travel into the city centre from.

The hotel was great, very comfy room, food and drinks were just perfect, the staff member/receptionist/room service were very welcoming/polite and went above and beyond to assist us whenever we required assistance. Will 100% recommend this place. Swimming pool/gym/sauna/steam room was a great experience. There's a lot to visit in Edinburg so don't miss it. Wish we could have stayed a few more days

The attitude of the reception staff was awful, extremely unhelpful or approachable. Reception staff lack any interest in their guests and zero customer service. Overall the hotel is reasonable but dated. The beds are comfy, breakfast staff were great and friendly.

Typical Best Western style of hotel. Staff friendly and helpful. Breakfast was probably a 7 out of 10. Room and hotel generally a little tired but clean and everything in good working order. Decent hot water morning and evening and WiFi was good. Not a hotel for a special occasion, but for a routine stay it was good value with no issues.

Wow, how can summarise this stay: first of all, I wrote to the hotel about it being my partners 20th birthday and asked them to write a small note saying happy birthday, and to not worry if not: to my absolute surprise upon arriving to our room there was a birthday banner on the door, and upon entry there were balloons and banners all over. I cannot tell you how happy this made me, and of course my partner. It was so appreciated, and Club Room was impeccable, so spacious, comfy beds, lots of tea and coffees and the loveliest/cleanest bathroom and room as a whole. I am so happy with this hotel, it's our first time staying here too - and we WILL be back!!! Reception staff were so helpful and kind too, a really happy girlfriend and a really happy me. Thank you so, so much to you all!!!! :-) x

Great hotel in a fantastic location. I always look for three things in a hotel room; opening windows with a decent outlook, a bath and a window in the bathroom - I got all three in room 105 in the King's Manor. I'd put a request in for a bath when I got an email on the morning of my check-in, pleasantly surprised that they were able to respond so positively. Really nice young lady in reception who showed me to my room, another young female served me kindly for dinner, she kept a window seat for me on my second night, just nice people who didn't talk in hotel language - just got on with the job of making me feel welcome. I wanted to walk some parts of the John Muir Way in 90 minute sections that were well populated and this hotel was perfectly placed for the Portobello and Fisherrow sections by foot and Musselburgh , Cockenzie and Longniddrie by car. I ate in the Bistro both evenings which saved me going out on my own. That was my only worry in my two nights, why wasn't there more béchamel sauce through the otherwise delicious lasagne?! Thanks King's Manor, I'll be back for more bits of the John Muir Way in future.

Stayed for 1 night on Saturday 26th March, travelling on my own. I arrived after 8pm and the car park was full, but there was parking on the road outside. A reception staff member offered to move his car so that I could park in the hotel car park, carried my bags from the car to my room and ensured that I had all I needed. The room was a large single/ small double, which was beautifully presented and looked to be recently upgraded. Breakfast was good the next morning and was largely self service. Check out was also fast and the staff very helpful with print out maps to aid my onward journey. I have stayed several times now, and always find that the staff are welcoming, and the stay is relaxing. Staying before during and now, I hope at the end of covid, I have always found the hotel to have clear covid restrictions and advice in place, so that guests can feel secure. It is family owned and that ethos permeates the hotel. It is well worth a stay if anyone is travelling to Edinburgh, and its location is excellent, near the bypass and the coast with easy access to the city.

Highlights: the spa is lovely, the bed was very comfy, the small-room booked was suitable for a lone person. Lowlights: everything was trouble. Whether I wanted a jug of water, a plaster, some ice, enough sweetener, a clean coffee cup, an extra towel in the spa, it was an effort for the staff. I couldn't even have a cup of coffee in the morning because there wasn't ennough sweetener. I had to get everything myself: none of the staff offered to bring these basics to me. The shower was also troublesome to use with me finally working out to push the button and turn it downwards, then wait quite a while for the water to heat. The room wasn't cleaned throughout my 5night stay and really it seemed that the hotel used covid as an excuse to do very little. This is a place where guests are expected to help staff but staff are not expected to help guests. None of the five or so receptionists aged under 30 could even be bothered to say hello or goodbye, even when I left with my luggage. Really poor.

This was our 1st ever vist too Edinburgh and have got to say this hotel is a perfect base for everything you may want to see in and around the area. We are frequent Best Western Hotel customers and the standards do vary. We arrived on a Friday afternoon after a 4.5hr drive we was shown to our room and we just quickly unpacked and headed to the bar for a cold beer. The prices were surprisingly reasonable for a hotel. The room was perfect for our 4 day stay, there was coffee tea and biscuits in the room. The bathroom had a bath and shower with toiletries. The bed was extremely large but comfy. Breakfast was a self serve hot and cold buffet with lots of choice and fresh. You can request poached eggs and gluten free products, this was the meal what set us up for busy days and lots of walking. The hotel is in walking distance to Portobello beach and was a lovely stroll after our long drive. The train station is only 5 minute walk which we caught the Waverly train into Edinburgh on the Saturday and Sunday which took 6 mins this was so handy our car was parked up at the hotel for a whole 2 days no worry of finding parking spots and fees or clock watching. We didn't get a chance to use the spa and pool but maybe next time. There is a restaurant on site which again we didn't get chance to use but the menu did look good and prices seemed reasonable. All the staff were excellent and so friendly. Thank you for a great stay.

Without a doubt, the friendliest hotel I've ever had the pleasure of staying at. Every staff member was pleasant, polite and happy to go out of their way to make your stay the best it could be. Rooms were large, extremely clean and comfortable with plenty of amenities. Breakfast was plentiful and delicious. We had one evening meal during our stay; service was a little slower than expected, however some staff did share they were fairly new and still learning. The food standard, however, was not affected - everyone thoroughly enjoyed the meal. Hotel also situated in a lovely area very close to main bus route into Edinburgh and a short stroll to the beautiful Portobello Beach. There is also plenty of car parking.

It's a quaint, old-feel, decent hotel but room different from what was advertised. Booked a Standard Double room but got a Medium room with completely different décor. Pros: Friendly staff, spa, location and breakfast. Cons: Low shower pressure, sink too close to toilet, false advertising of rooms, old finishing.

I stayed here for one night 18th March. The hotel is bright and spotlessly clean. Thank you to Dawn for booking in so efficiently. Received a warm welcome from reception and I found Kelly and Lesley-Anne very helpful throughout my stay. My room was airy, clean and comfortable. The bathroom was lovely and I liked the Bee Kind complimentary toiletries. There was a good hairdryer provided. I ordered room service and the food was excellent. The breakfast was lovely. I used the spa facilities after I had checked out. I thought this was great I could use this even though I had checked out. The swimming pool, spa pool, steam room were pure bliss. The place was spotless and lovely. The changing facilities were great and had plenty of hairdryers and space to get ready. I want to book to get a treatment there.

Situated in a leafy suburb of Edinburgh, a stone's throw from the beach at Joppa, this hotel was ideally situated for my needs. First impressions of the hotel were of a bright and clean establishment with helpful staff. My room was fine with views across to the firth of forth. Breakfast was Scottish/English with excellent haggis and a good selection of hot food, fruit and cereals. I didn't rate their black pudding though, which was overwhelmed by cloves for some reason. I ate in their restaurant on my second night and have no complaints. I had the smoked salmon on toast with horseradish sauce to start and a main of 8oz rump steak with chunky chips etc. Competently cooked and tasty without being fine dining. My only complaint is that I had a lot of trouble signing into the wifi and gave up after several attempts. Not a problem for me as I have healthy data bundle but this is something the hotel needs to look into.

We discovered the Kings Manor Hotel around 4 years ago when visiting family in the area. We have tried to visit at least a couple of times each year since. It is such a lovely hotel, nice rooms, good bar / restaurant and the bonus of a leisure centre. Great location, only a short drive or bus ride into Central Edinburgh and easy access to the golf Coast. Portobello Beach is only a 5 minute drive away with wonderful views and delightful coffee shops / cafes. Already looking forward to returning later in the year.

Had a great stay at King's Manor arranged for a friends reunion and changed a few times due to covid . Staff friendly and helpful brought ice water to the room on check in. Family room spacious and had good facilities. Close to portobello beach and the sun was shining so a bonus . We used the leisure facilities - lovely pool sauna and steam room. Dined at the bistro bar in the hotel lovely food and cocktails. Lastly the breakfast was great and had great variety. Would stay again

Staff very accommodating and friendly,I requested birthday banners and balloons in room for our arrival due to it being my daughters 18th birthday. This was done free of charge.lovely clean room and beds very comfortable. Staff booked taxi for us and advised best way to get around to see Edinburgh ,even gave us late checkout free if charge on the Sunday. Overall a great experience and will definitely be back for a longer stay.

This is a clean, comfortable hotel with good sized rooms and serving a pretty good breakfast. The car park has plenty of room and the hotel is a 20 minute walk from the beach. The price was very reasonable, so no hesitation in recommending. We stayed here a month ago, so our return speaks for itself.

Our favourite hotel in Edinburgh. We always come here if they have availability. Friendly staff, reasonable prices, quality rooms, good food, free Wi-Fi throughout. What also sells it to us is the on-site car park and the Number 44 & 113 buses to/from Edinburgh City Centre that stop right outside the hotel (journey time around 20 - 30 minutes), so car stays in the car park during our stay. Hotel also concentrates on being environmentally friendly. Hotel is just a 15 - 20 minute walk to Portobello Beach (it is uphill on the way back though!). The only downsides on this stay relate to the Bistro restaurant. It has been a long time issue that the seating on the lower level next to the windows is in a draught from the door access that leads to the hotel fitness suite and outside. The first night we were seated on the upper level, which was fine. On the second night, for reasons not really apparent, the waitress sat us at the coldest table in the direct draught from that door, despite Bistro being fairly empty at that point. It did get fairly busy later on but there were still ready but unused seats elsewhere in the room 2 hours later. We should have protested at the time as we have been here often enough to know this table lies in this awful draught. This entrance really needs to be blocked off, say by converting it into an Emergency Exit Only, but it's presumably kept to entice non resident Fitness Suite attendees into the hotel to eat. Whether it is a result of the Covid-19 Pandemic or just change of policy, the MENU options in the Bistro are much reduced from past visits, especially the Starters. I see other reviewers have also mentioned this more limited menu. Having said that, the food that is available is very good and, being omnivorous, we had no problem finding dishes to eat. The Ribeye Steak was very tender and delicious. and the beef burger I had on second night tasted as if home made. Lovely!

Wonderful stay from start to finish! Have been coming here for years and organised an overnight for a group of friends for walks, good food, laughter and conviviality. The Kings Manor was the place to be for us ! Really great to see James after so many years. Would not hesitate to recommend this hotel to others ...great location, food and value for money. Staff efficient and very attentive. It remains one of my favourites!

We came to visit Edinburgh on 21.02.22 - I booked a trip for me and my partner as a birthday gift for him. It was my first time in Scotland and I loved it!!! We were welcomed by the team at the reception were we've received our keys to amazing room- I think staff upgraded it for us to make it even more special!!! Our room had "king's style" bed, loads of space and amazing bathroom with both shower cubicle and a bath that easily fitted 2 people. We had breakfasts booked with our stay and this were delicious and plenty of choice with everyday specials as well. All staff in the hotel- reception and restaurants were very friendly and very helpful!!! Only thing that I could complain about was the fact that I have asked prior to arrival for bucket for wine and wine glasses to be in room and it wasn't but it wasn't a big deal anyway. Apart from that, everything was great. We used hotel restaurant for 2 evening meals which were very reasonably priced and very tasty, I would suggest only putting one salad in the menu as there wasn't really light choices- but again staff was great and we felt very comfortable. Thank you very much for great experience and we will be back for sure❤

Everything was excellent at this hotel. Would definitely recommend it to anyone. Friendly staff and so helpful. Room was gorgeous and so comfy. Bathroom was exceptionally nice. Walk-in shower was tremendous.

Stayed for a few nights in Feb in one of the Club rooms - this hotel offers excellent value for money and thanks to the railway station (Brunstane) which is 10 mins walk away, is only a further 10 mins on the train from the centre of Edinburgh. We used the leisure facilities which were good, the staff in the hotel were very friendly and were always busy keeping the place clean which is a welcome sign these days ! The bar is a bit soulless though, it could be given a freshen up. We didn't eat an evening meal here so can't comment….the breakfast was plentiful and decent quality - along with the buffet choices, there's also the option to get a freshly cooked choice. All in all it's pretty good value for money.

Was very happy with our stay. Great spa/fitness facilities location was good as quieter than central Edinburgh. Staff helpful and friendly too. Jacuzzi would of been nice but broken. Good in restaurant was acceptable but not amazing.

We had a great stay at this hotel and we will definitely come back. The location is ideal for visiting the city of Edinburgh or exploring the coastal area. Our room was great and very comfortable, with everything we needed.

All aspects of stay excellent. Staff in all areas could not have been more friendly or helpful. Room spotless, food very good and dietary requirements catered for. Liesure facilities run very well. Will definitely look forward to returning.

We had a 3 night family break and really enjoyed it. My 12 year old son liked the pool, thought his bed was very comfortable and really enjoyed the breakfast. My husband is registered blind and had his guide dog with him, the staff were so helpful and he found the layout of the hotel very easy to get around. I had a very relaxing time which was what we were after, lovely walk to portobello beach and a great walk along the promenade. We would definitely recommend the hotel and will be back to stay.

Great value and only 20 minutes bus journey to Edinburgh centre. Free parking, excellent breakfast and friendly helpful staff. Look forward to staying here again on another trip to Edinburgh and be able to make use of the leisure facilities as well.

Good location for travel to Edinburgh and surrounding areas. Beautiful beach nice walk with some nice eating places. Hotel staff very nice and nothing too much trouble for them, stayed a few times and never disappointed

Room spacious and clean and warm. Food was amazing and staff happy to accommodate other non resident family members at our table. (Booked in advance). Every one of the staff we met in the hotel was so friendly from reception to restaurant, cleaning staff, those at the leisure centre. Great location, easy to access and plenty parking. Handy for Portobello Prom. The hotel has the highest award for green tourism and I really like the fact that Best Western are trying to reduce their environmental impact and to look after the planet - or at least a small part of Portobello! Happy to recommend and would love to come back

I stayed for one night and thought that the value for money was outstanding. Having stayed in many 4 star hotels where you think 'why?', this was a 3 star hotel that deserved to be rated as 4 star. The indoor pool is the largest I've seen in a hotel and the whole fitness centre, pool and changing rooms were immaculately clean. If I'm ever visiting Edinburgh or its surroundings again, I wouldn't consider staying anywhere else.

First time at this hotel and it didn't disappoint, first class service from all staff within the hotel, food in bar and breakfast excellent and huge spotless rooms. Hotel had everything we needed for a well earned family break. My intention was to go to the pool but never made it but it looked amazing too. We have a dog and this made no exception to our our stay as the dog was made as welcome as us, even got a doggy pack. Beach 10 minutes from hotel and again was amazing, we will definitely be back. Well done to you all.

We have stayed in this hotel 3 times now when visiting family in Edinburgh. Room was upgraded to a Superior Room which was very nice. Spotless, warm and a very comfortable bed. Food and drink were reasonably priced, bar staff were friendly and helpful.

We were able to leave the family at home in Edinburgh for a night away at the Kings Manor. We enjoyed a wim in the leisure centre before driving to a resturant in Portobello for Dinner. Aferwards we were ablt to stop off in the lounge for a drink.

I've just returned home from a wonderful 3 night stay here. We drove from North West U.K. so the parking was perfect. We got the bus into the city from the bus stop just outside the hotel - a 15 / 20 minute journey. Breakfast was lovely, and the swimming pool / sauna / steam room was fantastic. Our rooms were pleasant and comfortable. The staff were all SO friendly. Portobello beach is a 10 minute walk from the hotel and is a really great walk. I can't wait to return.

We stayed at this hotel for 2 nights and we were really impressed. Our room was upgraded and was very clean and comfortable. We like that there is no housekeeping these days and we weren't disturbed at all. Access to replace coffee, tea and milk is on reception so need need for help in the room. We booked breakfast for both days and it was delicious and plenty to choose from. We had dinner in the lounge on our first night which was good and reasonable prices. Car parking is free and the hotel is in a great place for Edinburgh. We were visiting Musselbrough which is lovely and it's also very near a retail park for restaurants, shopping and cinema Definitely would stay again . Staff are very welcoming .

We booked this as we were attending a funeral the next day as it was nearby. However, it is a hidden gem. We loved this short one night stay and will be back to spend longer next time. We did not have time to enjoy all facilities, so would like to return to enjoy a spa experience. The hotel was spotless and the room was very large and comfortable. The staff were very friendly and there was a great camaraderie amongst them. Breakfast was lovely as was the dinner the night before. A very spacious and lovely place to relax. We look forward to a return soon.

Our family has visited this hotel numerous times because it's clean friendly in a great location. The rooms are spacious. All of the staff including receptionists bar staff cleaners all are welcoming and nothing is a bother. I would recommend this hotel.

My daughter and her aunties had a fantastic time and the staff were brilliant. The hotel room were very clean the facilities are great. Night time good was spot on and the breakfast in the morning was great. Will be booking here again.

We wanted to stay four nights in the Edinburgh area after attending a wedding in Fife. We chose the Best Western Kings Manor Hotel and were not disappointed. It was excellent in all respects, with friendly and helpful staff, including at Reception, cleaning staff, servers in the restaurants etc. We had a spacious accessible room which included a large, well equipped shower area and comfortable king-size bed. There was ample room for my partner to manoeuvre her electric wheelchair. The restaurants served good food at breakfast and dinner time, and my partner's requirements for gluten-free options were well catered for. There is free on-site parking, and the bus stops right opposite and adjacent to the hotel meant that travel to and from Edinburgh city centre was cheap and easy, enabling us to avoid the hassle and expense of parking there at what was a very busy period. The Kings Manor is also handily placed for a visit to Portobello beach. Would recommend and return without hesitation. A big well done to the owners, management and staff.

We were really impressed with the fact that we could take our puppy to this hotel (for an extra charge) and that he received his very own welcome pack! There were some walks close by that we could have taken him on too. We found the bed incredibly comfortable and the room size excellent (family room) and it was clean with plenty of supplies of tea/coffee available. The leisure area was actually very good though the photographs on the website do it no justice. We were less impressed with the food in the bar/lounge area, there was little choice and what we received was a bit pricy and lacking taste. Otherwise, a good stay, would stay there again and recommend.

Very welcoming, well priced, great facilities, plenty of parking and a lovely breakfast. Dog friendly, but if you don't like that, don't worry as they restrict doggy access to certain communal areas - you don't have to encounter them while you eat or drink - whilst still allowing those who do like it to not have to leave their pets in the room or car when eating or in the bar socialising. Great balance. Would recommend for Edinburgh visits as is not too far out and within close proximity to regular public transport. Thoroughly enjoyed our stay.

Very nice, friendly and welcoming staff, ready to help at any time. Excellent location, close to main routes yet not too noisy (road wise). Well prepared and plenty of choice breakfast. Comfortable room with good up to date facilities. Plenty of parking - safe and secured. Great value for money, at £40 a night an absolute bargain for what you get, excellent in terms of location, staff, facilities, room and breakfast, will stay again for sure if and when required.

Had a great stay at the king's manor. Booked a club room for me and my son. The room was clean, really spacious with comfortable beds. We arrived at 7pm and the receptionist was really friendly and let us know about the food and swimming. We ended up getting room service which arrived quickly and the food was tasty. I had requested a fridge in the room and I'm glad to say the hotel had accommodated this request. Overall a very good stay with friendly staff. Will definitely book again.

We stayed here over the Christmas period,we found overall the hotel and staff very efficient and professional under very challenging circumstances. Good size room with everything you needed. We had the buffet breakfast which was plentiful and a good choice. A very good base from which to explore the area. We would stay again to explore Edinburgh more ect.....

Had a very enjoyable stay for 7 nights. The room was large with an enormous comfortable bed, large screen smart tv and hot drinks and biscuits included. Staff were incredibly nice and very efficient. We ate there and the food and service couldn't be faulted. Highly recommend, especially if you are on forced quarantine!

Arrived later on Sunday 12th December, wish we had arrived earlier as pool, sauna and steam room were excellent. Room was very big and bed was huge and very comfy - bathroom spotless so overall very impressed and iI'll be booking again.

We were visiting Edinburgh for our brother in laws funeral. We stayed on the 8th and 9th of December, from the minute we walked in the reception area was lovely and clean and the receptionist was very professional in attending to us nothing was a problem and she showed us how to get to our room. When we entered our room what a surprise we got, the size of the room and the bed were fantastic everything was spotless the hotel is really looking after their guests through these difficult times. The following morning we had the most amazing breakfast that set us up for the day ahead again the waiting staff were impeccable nothing was too much trouble for anything that was requested by guests. The hotel put on a lovely buffet for the funeral mourners in a lovely room on the ground floor. We as a couple decided to eat in the restaurant at night we had a beautiful meal served promptly and piping hot. The staff is a credit to this hotel in all areas we definitely will be back to sample your hospitalty again keep up the good work.

I cannot recommend this hotel highly enough. All the staff were so friendly and helpful and made us feel so welcome. Food was lovely in the restaurant and a very nice atmosphere around the place. The swimming pool area was a great place to relax. Room was large and clean and had a really nice bathroom. The hotel is also in a very good location to get to Edinburgh city centre easily. We will definitely stay here again when we are next in Edinburgh.

Excellent stay as always. Staff are extremely helpful and friendly. Excellent breakfast, big comfortable rooms. Leisure club is included and we got a great deal for our 2 night stay. Enjoyed room service one night, and it did not disappoint. Great location for the beach, yet only 20 minute bus ride or 6 minutes on the train to the centre of Edinburgh. Throw in free parking and and you really can't beat this. We've been coming here for years and will keep coming. Thanks for a lovely stay.

This hotel is situated on bus routes giving easy access to Edinburgh city centre. The hotel is to a nice standard with fitness centre attached. Included was breakfast which was buffet style with booking of tables well organised to cope with COVID. What stood out and will make this a must return for us was the friendliness of staff on reception and in the restaurant, Genuine people who cared.

We wanted to visit the Xmas Market in Edinburgh and we're looking for hotels nearby. Most hotels in the city were expensive or didn't have dedicated parking. Looking a bit further afield we found The BW Kings Manor Hotel. The hotel is a 10 min walk to Portobello Beach it also has lots of buses that pass by which go to Edinburgh or there is a train station which is a 5 min walk away. This has trains every hour and takes 10 mins to get into the city The hotel is clean and staff friendly. The room we had was a standard but was huge and had an American size bed. WiFi was great and it's also in a 5g area Due to covid the rooms weren't cleaned while we were there but if needed this could be requested The restaurant served great food and was reasonably priced. Breakfast was also great each morning Great place, ideal location would definitely stay again

Me and my family went for a family trip from Glasgow to Edinburgh to celebrate my daughters birthdays. We have chosen your hotel because was only one with swimming pool and hydro. When we arrived to hotel and went to swimming pool hydrobath was broken( no one ever told us) and swimming pool was freezing. Hotel is ok but won't be back

Visited this hotel on day of storm Arwen. Parked easily in grounds. Pleased to find hotel was warm and comfortable, the superior room large and quiet. Meals in bistro were good and breakfast very good, something for everyone. Staff very pleasant and helpful. Never got a chance to try pool or gym but they looked very good. A short 15 minute walk takes you to the local shops and beach area, worth a visit. Bus service right outside hotel to Edinburgh centre, £1.80 each way, better than parking.

Needed a no nonsense hotel while enjoying a short stay in the city. Easy access via regular buses or taxi. Hotel was clean with friendly staff. We arrive in the early hours of the morning due to a delayed flight but staff were happy to facilitate our check in with no issue. Room was small but clean with a nice bathroom. All the expected facilities. Restaurant was nice with friendly staff who facilitated us with a table despite not having booked beforehand. We booked in for breakfast for our 2nd morning and had a late breakfast (10.30 latest slot) staff were still friendly despite ua being last in dining area and there was no shortage of food available despite same

Had a lovely overnight stay with my daughter and sister as visiting the Xmas Market this year.... The hotel room was lovely and spacious for 3 adults.... Everything immaculately clean..staff very friendly in all areas.... Breakfast in morning had plenty of hot and cold choices..really enjoyed...in a good location for train, bus or taxi into city centre.... We just parked car at hotel until home time... Checking out was super easy.... Would definitely return and highly recommend.....

Spacious, warm, quiet and clean room. Plenty of sanitising stations throughout the hotel. All staff pleasant and helpful. First class restaurant for evening meals. Good breakfast. Only downside was the lumpy and uncomfortable pillows. Despite the heroic efforts of housekeeping, replacement pillows were just as lumpy and hard. This did affect sleep. Well located for visiting Edinburgh by train or bus. Will definitely return. Well done all.

Lovely spacious single room, great breakfast and the leisure centre was very nice. Clean, warm and staff were very pleasant - certainly a credit to the hotel. Will definitely stay again next year. Easy access to city and local facilities.

From arrival and throughout the staff were amazing, and even with a pooch (nice little touch with free treats and some poop bags too). My room on the ground floor overlooked the tennis courts. The room itself was spacious, toasty (nice and warm), and I felt very much at home. Free tea and coffee with plenty of supplies further available from reception. The team provided a good hanger for when I was out in case pooch was barking etc. Thankfully he just sleeps when I'm out. Felt entirely comfortable leaving pooch in the room (with a view outside). Food: I had the chicken with haggis for dinner. It was delightful, and breakfast was no exception. I booker Bed and Breakfast but wouldn't have minded paying for it should I have taken room only. Portobello beach is less than a 10 minute walk! The dog absolutely loved it. Would most definitely return here! Didn't try the spa, only as a result of leaving the budgie smugglers at home!

Excellent couple of days at hotel. The room was ready early so off to a good start, Portobello promenade is about 15 mins walk away ( obv linger if you're a slower walker) a few lovely cafe bars to choose from. We had dinner in the hotel on Sunday but this was the average part- Sundayroast was just ok. Just back from a 3 night stay. Hotel was very clean, we had a extremely large double room with plenty of space. Plenty car parking and although there was quite a lot of cars the hotel wasn't noisy. Breakfast was great with excellent choice including the chef's special smoked haddock & poached eggs. Breakfast room staff were exceptionally pleasant with great service. Great facilities with the pool & gym which we used. Although location is slightly away from the centre buses run frequently with the stop right outside hotel door and it's also in easy reach for a stroll along Portobello promenade. All in all very nice staff, can't fault it….we had a really nice stay

This is the 2nd time that we have stayed at this hotel and will return again. It is very convenient for the A1 when visiting the city by car. We opted for a premium room, and had no complaints. The room was huge and the bed was massive and very comfortable. All the staff are a credit to the hotel. Covid has been handled superbly, and we felt very safe during our stay.. We had a fantastic stay and have thoroughly enjoyed our visit to Edinburgh again. We will be back. Keep up the good work!

A good value place to stay, friendly staff, nice pool for a dip and a good atmosphere and food in the bar. Very welcoming to dogs with a useful pack on arriving including a booklet detailing a number of dog walks with maps and useful telephone numbers on the back, as well as a poo bag and treat. Also had grass areas around the hotel where the dog could be taken. Would be happy to stay again.

I have visited this hotel on several occasions in the past and thought I knew what to expect but on this occasion they went beyond my previous experiences. I had to call and ambulance for my wife in the early hours of the morning because she was unwell. The night porters, Simon and David, could not have been more helpful or professional. They supplied extra towels, extra refreshments and bottled water at no extra charge and made sure we had everything we needed. At breakfast I was informed by the day staff that our checkout time had been extended again at no extra charge and I was told that if we needed anything to contact reception without delay. Well done to all at BW Kings Manor and I will be visiting you at the first opportunity.

Fabulous, a truly wonderful time , clean , friendly staff, nothing too much trouble for any of the team . We stayed here for 2 nights for a family wedding at Esk Mills. Between us we had 4 rooms - 2 doubles, a small double and a family room. All were clean and had everything we needed. Staff were friendly, breakfast was excellent - fresh with a good selection and a freshly cooked special available that was different each morning. We used the pool twice with our two year old and it was great. Would return again

Just returned from a 3 night stay at the Kings Manor. Can't speak highly enough of this hotel. Great location with plenty free parking, a bus stop outside the door and train station a short walk away. Our room, fortunate to have a club room, was spacious and spotlessly clean. We ate in the hotel bistro on 2 occasions and the food and service were wonderful. Breakfast also was very good with plenty of choice. We also used the leisure facilities a couple of times. Fantastic to get a swim before breakfast!!! A special mention to all the staff at this hotel. We had a slight problem with our booking at check in but the reception staff had it sorted in no time. The staff at breakfast were so courteous and helpful with bus info as we weren't too familiar with the area. The bistro staff too were excellent, again so friendly and helpful with info on the local area. Well done to each and every member of staff. Customer service at it's best. Would not hesitate to recommend the King's Manor and we will be back.

We had an overnight stay at Kings Manor and what is so great is that our dog is made very welcome too! The ambience is great the plants in the hotel and in tubs around were very pretty.. The room was excellent and spotless.Breakfast was good. The staff are very helpful and friendly. We have stayed here before and will be back! Thank you.

Booked this hotel for a couple of nights as we were going to the races at Musselburgh. We were warmly welcomed to the hotel by the receptionist, check in was very quick and easy, rooms were fantastic, very spacious and immaculate. Booked Options Bistro for the first night,friendly and attentive staff, plenty choice on the menu and all very tasty and good value for money. Breakfast in the morning in Lauders Restaurant, again warmly welcomed by staff, fantastic selection of freshly cooked food, fresh fruit, cereals, etc. On our second night having been all day at the races chose to settle in the bar for the evening, great bar staff, very helpful. Ate in the bar, same menu as the Bistro, brilliant! Every member of staff that we encountered during our stay were friendly and could not do enough to help you. All staff are a credit to this hotel. It was our first visit, won't be our last. Thank you for helping to make my birthday stay extra special.

The room we had was clean but the bathroom was old and not up to scratch all. I didn't feel comfortable using the shower at all. The toilet needed se bleach down it. The tiles had black in them To be honest just rip it out. Staff were 100% brilliant The restaurant was 100% The location was 100% I would use the hotel again .

Expensive for this star hotel. Had a club room, bed comfy, shower worked well, quiet room. Leisure club poor, jacuzzi not working, food poor for a Best Western, had Breakfast and one Dinmer, restaurant smells of fat, need to do something with the air conditioning as not great, staff pleasant and helpful. For £171 a night it was expensive, would stay here again only for business for a bed, not a romantic weekend break.

Fantastic hotel to stay with your dog. Staff were very helpful & friendly, excellent choice for breakfast even a couple of sausage's for our sausage dog. Will stay here again when back to Edinburgh. Keep up the good work.

Highly impressed all round. All of the amenities here are superb. The breakfast was lovely every morning. Everything was fresh and well cooked. All of the staff here are very polite and go out of there way to look after the guests.

Stayed in BWKMH for 3 nights, really excellent value, clean & tidy, breakfast excellent, bistro excellent & handy after being out all day - ate here 3 times & food was really good (the Sunday roast was nice but a bit bland), local bus stop right iutside for both ways . . . most importantly though was the STAFF, they were really lovely, helpful & friendly - thank you. I would definitely recommend BWKMH to anyone & would stay here again.

Kings manor is clean, well located, plenty of parking, good breakfast and very good value for money. My husband stays at the kings manor frequently for golf weekends but we've also stayed there a few times now for family trips (we booked three double club rooms) with our grown up children and their partners. The hotel is dog friendly and coeliac friendly and the staff are lovely.

Had a super time at the best western kings manor. Very impressed with the service, friendliness of the staff and quality of food and cleanliness. The room was large and quiet. Breakfast had a super choice and non milk alternative provided without having to as for it. All fresh food. We will definitely return Thank you

As soon as we arrived we found a parking space no problem in additional parking area as hotel was busy. There is CCTV overlooking car park. Staff were so friendly at reception. Stayed in a family room at the hotel on 2nd floor with my partner and 2 kids (7 and 12). Room was extremely spacious. We had a large queen bed and 2 single beds. There was still lots of space in the room. Room was warm which was lovely as have stayed at many hotels where rooms are freezing. They have windows that can be opened slightly if room is too warm. Everything felt very clean in the room and rest of hotel. The cleaner never stopped. Floors were always being mopped and things disinfected. We had bed and breakfast rate. Buffet breakfast was lovely. Plenty to choose from (hot and cold) and staff were amazing. Very attentive and kept all food stocked up throughout breakfast. Best bit was the swimming pool. Towels are provided, you just need a £1 coin for locker. Water was actually warm which was lovely. Was enjoyable to stay in longer with the kids! There is a small baby pool. Lane swimming and normal pool area. There were a couple of aqua classes for members that started at 11am but they just split the pool in half so non members could still swim which I thought was great instead of us having to leave the pool. Steam room and Sauna also open. Jacuzzi was broken as was waiting on a new part. Location wise I would definitely recommend this hotel for a visit to Edinburgh. Bus stop right outside hotel and train station nearby. A short walk (20 mins) takes you to Portobello Promenade. What a lovely area. Beach is super and there is a park and amusements for kids. Fort Kinnaird is also a 5 min drive from hotel where you will find lots of eating places and every shop you could ever need! Great day out just to shop here!! Definitely one of the best hotels we have stayed in with kids for a long time in terms of staff, quality and things to do. Will be back for another visit soon.

Family weekend (4 adults, 2 kids & chocolate Labrador). We have stayed here a few times over the last couple of years: special birthdays & events. As always, we were well looked after & service was excellent with friendly, courteous & knowledgeable staff. Robert (Manager) was very kind & helped us book another weekend (just for the two of us) in a few weeks time.

Stayed here for a friends birthday visit to Edinburgh, uniquely this is one of the hotels in the area that offers a large and spacious 'Triple Room' x3 Single bed configuration. This was perfect as a group for us using the hotel as a base. I have stayed at this hotel many times over the years. It is clean, well equipped and quiet. The staff are very friendly and service is good in the bar and restaurant. This hotel is located near Portobello beach front and is just down the road from the train station. 1 stop on train and you have arrived at Waverley in Edinburgh City Centre for around £3.50 return. Taxis from the hotel cost around £20 for a 7/8 mile journey. One thing we were suprised about is the lack of Uber drivers in Edinburgh (not related to the hotel) hence we used the train to get into the Centre. This Hotel is at least £100 cheaper than other options and always delivers on value for money. 100% staying at this hotel again on my next visit.

Booked king's Manor for a long weekend break to celebrate our 30th Anniversary. It didn't disappoint. On arrival checked in by friendly helpful staff, chose to eat in the restaurant. Service was a little slow but food was good and we weren't in a hurry. Finished our drinks in the bar area . Wife enjoyed the pool and sauna included in the booking price. Breakfast each day was good with plenty of options available. Location is ideal for Portobello beach . We used the borders-train to visit Galashiels and local bus service to get to Rosslyn Chapel . A perfect break made in part by a great hotel

rooms are rather old fashioned but spotless and beds were really comfortable, up to date bathroom was there. i used the pool/sauna and they were small but still good. i ate and drank in the restaurant and the food was reasonably priced and lovely.

Our stay at Kings Manor Portobello was our second. It was a 3 night stay, and as we did the first time, we loved it. It's location, 7 minutes by train to Edinburgh is perfect. A 10 minute stroll takes you down to an amazing beach. On arrival we received a warm and friendly welcome. Our room was perfect, clean and comfortable. We had 2 meals in the evenings in the hotel, each time a wonderful experience. Breakfasts couldn't have been better, and the option of haggis with your breakfast I loved. Every member of staff we encountered throughout our stay couldn't do enough for us. Friendly and helpful at all times. Not only would we definitely return, we can't wait to. Even in these times we felt safe and welcome. Thank you all so very much.

Maybe it was the type of room I chose (single) but looked nothing like the pictures. Very outdated with no plug sockets next to your bed, closest one where the tv is. Not sound proofed at all in the day I could constantly hear next door on the phone as if he was in the room and St night the snoring was so loud. Would not have survived without earplugs. Swimming pool was nice but the hot tub wasn't allowed to be used which was the main reason I went.

We really enjoyed our stay, staff were excellent, rooms nice & big, very dog friendly, spa basic but nice (hot tub closed I'm assuming due to COVID) food was great! Would definitely stay again! Great value for money too :)

We stayed for 2 nights to celebrate my daughters 14th birthday!! It was perfect, so much at the hotel you really don't need to leave which is our plan for our next stay!! Food was amazing!! But 100% the best part was the amazing friendly staff who literally can't do enough for you!! Looking to book our next stay ASAP!!

Booked 2 rooms for overnight stay . Staff were all very helpful and friendly . Receptionist booked us a taxi to take us to Playhouse Theatre and let us know when it arrived . Breakfast next morning was plentiful and all areas kept spotless re COVID guidance with hand sanitisers available throughout hotel . Excellent value for money . Will be back

We stayed for 5 nights on a city break The reception staff are really helpful—we requested a quiet room and got exactly that.Little extra touches that help—like lending me an umbrella because I'd forgotten mine The breakfast was good and we only had one evening meal there which good Excellent swimming pool which was never overly busy Excellent public transport links to the city centre so we never moved our car.We preferred the train (the hotel seem to promote the bus).The train station is a 5min walk from the hotel and it takes 8 mins to central Edinburgh.The bus stop is right outside the hotel.We used it once and it takes over 30 mins to the city The town of Portobello is a 20 min walk away We highly recommended this hotel

We stayed in the Manor for one night so that we could attend an early appointment in Edinburgh the following day. We were pleasantly surprised at the size of the room, which was about double the space one would normally expect in this type of hotel, and it was conveniently located, just a few steps from Reception and the front door. That is important when you have dogs, who may need access outdoor for the purpose of spending a penny. We enjoyed a nice meal in the Bistro in the evening and an adequate breakfast in the restaurant in the morning. I must say that all the staff were friendly and efficient, and we couldn't fault the service. On checking out, I discovered that we had been upgraded to a club room, which is why there was so much space. It's worth to check if such a room is available when booking. There is a nice view of the old Leith Nautical College from the hotel. It is an interesting architecture which, end-on, looks like the bridge of a ship. It now goes under the new name of “Jewel & Esk Valley College” and, sadly, no nautical subjects are taught there any more, as is usually the case when these things happen!

We stayed here for a weekend in September and would recommend it highly! A short walk from Portobello town centre and the beach meant that it was ideal for a getaway with the dogs! The staff at the hotel were so friendly, polite and welcoming and Meg in the restaurant for breakfast deserves a special mention as she went above and beyond! It was such a bonus that the dogs could come down for breakfast with us so we didn't have to worry about leaving them in the room. They also had non dairy milk available! The bonus of having the spa onsite meant that once the dogs we're tired we could get some R&R time ourselves. Overall, it was a fantastic stay! With such a warm, friendly welcome and the facilities available, it was the perfect hotel! Thank you so so much!
