    « Fantastic first impression, unfortunately downhill from there! »

    First impressions were very good! Greeted very politely by a young lady on reception. This helpful and polite manner continued throughout the stay from all of the reception staff. The room was a good size with a huge and very comfy bed! All very clean. The shower was low pressure but not a problem. Unfortunately there was a brown mark on the towel (luckily we brought a spare). Found it fantastic that we'd put a ?do not disturb' sign on the door and the cleaners left fresh towels, tea, coffee etc and toilet rolls in a bag outside the door. We booked ?room only' but decided to have breakfast on the Saturday morning. The lady who met us came across as very rude. She informed us that breakfast would be £11 which we agreed was fine. The lady continued with her ?not bothered' attitude throughout breakfast. We went up and helped ourselves to the buffet style breakfast, all of which hadn't been refreshed in a while and therefore reflected on the way it tasted. We don't feel this was worth the £22 we paid. The room we stayed in was also directly above another room that appeared to play ?nightclub' music (very loudly) from half 8 in the morning so we didn't quite get the lie in we'd hoped for. Such a shame because our first impressions were so fantastic

    A good value stay on the outskirts of Edinburgh. The room was very good with a monstrous bed and a great seating area off the bedroom. The reception staff was great and although alone on duty and busy made time to deal with queries. The restaurant choices were not for me and a matter of a few minutes away there are loads of other options to suit all budgets. The leisure facilities were very good although quite busy. I wish I had more time to enjoy. A good hotel that I would recommend for a trip to Edinburgh either for shopping, sightseeing or business.

    Lovely welcoming staff. Large clean bedroom. Bathroom cistern not easy to use but ok. good location for visiting RY Britannia, Kelpies and Falkirk wheel as well as coastal route which was scenic. Wifi worked efficiently. Swimming pool was a bonus. We had a ground floor room by choice but there were lifts available to higher floors.

    I was there for one night only, the decor may be dated, but best western offer great service and value for money. Tried out the restaurant, the food and service was nice, also has a nice bar attached to the hotel too.

    Hotel was nice and clean staff very friendly and helpful. Meals in the bar was very nice. Breakfast was ok but I wouldn't pay £11 for it ours was in with the room price. Would definitely recommend this hotel.

    Really enjoyed our stay at this hotel loved our room 352, very comfortable bed lots of space and a updated bathroom so we were happy to spend 5 days here. The Bistro food was very good and so was the service. It had a great swimming pool for hotel guest to use free of charge. It was free parking outside the hotel and 5mins walk to the beach. There is a bus stop outside the hotel straight into Edinburgh £1.70, so cheaper than taking the car.The reception staff were always pleasant and had some good information.

    We had a short break at the hotel for my wife's birthday. The hotel is in a good location. The staff were very friendly, helpful and helped to make my wife's birthday extra special. Our room was clean, comfortable and had all the necessary items. We used the fitness facilities which were very good. We didn't eat in the restaurant or bistro as we wanted to eat while we were out. We had a very nice time would definitely stay again.

    « Decent but uninspiring dinner »

    My in-laws took us along to Kings Manor for dinner as it's not far from them in Portobello. The restaurant Options bistro is decently spacious, and has parking right outside. It's gone a bit retro styling-wise (I couldn't help but think of the hotel in The Shining, but that's probably wrong of me). It's on the front of the building, so you watch the world go by along Milton Road as you eat. There's a moderately varied menu, but all relatively safe. It mixes traditional British dishes like fish & chips, pub/bistro classics like lasagne, with the odd attempt at something more far flung. I had chicken skewers with hoi sin sauce as a starter, for instance. So it well suited my in-laws, who have pretty traditional tastes. So far, so good, if a little predictable. However, what makes me call it average was a combination of the service - slow even for 80 year olds and a bit random - and the food. The meals we had were perfectly edible, but none of them thrilled. They managed to make my main - chickpea dhal curry - stodgy and tedious. I went wild with a tiramisu for dessert, and it was particularly "meh". I think I perhaps drew the short straw in terms of my choices, though the starter was fine in its limited way. But all of us felt it was less than thrilling. If my in-laws decide to go back next time we're up, I'll go along happily enough. But I wouldn't be rushing to suggest we (or you go). It does the job. Fine. But it doesn't go a great deal further than that. Prices were roughly £6-7 for starters and £10-12 for mains, I think.

    We stayed two nights for our friends wedding. Good location, plenty private parking to front and rear of hotel. Train station is about 5 min walk! Rooms were spacious, clean with tea/coffee facilities. Pretty noisy at night appears popular with stags. I would recommend turning the heating off and opening the windows as the rooms are very warm. Only real disappointment was the breakfast. £11.00 per person for buffet includes cereal, pastries, and fried food, tea/coffee and fresh fruit and juices...... the fried breakfast was disgusting! So bad we decided to avoid it the second morning and opted for a Wetherspoons!! Pool and sauna facilities were good, would stay again purely for location! Staff very friendly and welcoming.

    Had a Groupon voucher to use for a spa afternoon. Use of spa facilities and two treatments. Staff were lovely and attentive. Pool, steam room, sauna, other areas, etc were all clean, easy to locate and use (never been to place before) I came away feeling relaxed. I would recommend this place. Free parking.

    We are regulars at the Kings Manor bistrot and had a super meal there on Saturday, Staff were on top form with their attentive service and the Salmon was cooked to perfection! So well done to a great team.... Amy, Sarka, Gregor, Noel, Ben and chefs Robert and Chris

    « Cheap... none too cheerful! »

    The good bits.... its cheap, there is free parking and its near the train station that will get you into Edinburgh centre for £3.30. The bed was huge. The bad bits... old, dated, uneven floors and a maze of steps. The bathroom had a plentitude of mould and a wobbly toilet. The icing on the cake was that there were half eaten chips under the desk in our room from previous occupants. Reception did not even ask if we had enjoyed our stay at check out. The lift was the slowest in the world and juddered lots. Not good, but only £54 so we shouldnt really grumble!

    I was invited to join a group of ladies for lunch to celebrate their groups birthday celebration. A lovely lunch, tasty, hot and served by friendly staff. We had a private room and were really well looked after.

    When we arrived at the hotel to check in staff friendly and showed us to our room and told us all the information we needed to know very friendly and polite, when we got to the room we saw the room had not been cleaned fully finding a long black hair in the back and some dust, my partner went to speak to staff at recent who apologied and said they would send staff to clean it properly for us and offered us a free drink in the bar. Everything else we asked if the staff they were so helpful, booked taxis for us offered me some essentials I forgot ( toothbrush toothpaste) the rooms are big bathrooms lovely and big comfortable beds, easy location to get to town by taxi train or bus. Plenty of parking and easy to find. Definitely would return if we came to Edinburgh again.

    Large hotel with many clean and comfortable rooms. On the outskirts of Portobello which is a lovely place to shop, eat and drink! Easy access to the city by bus. Efficient staff and good breakfast.Large bar area with huge TV sets to watch sport. Will certainly return.

    « Nice no-nonsense hotel with friendly and helpful staff »

    We enjoyed our stay here. It's a good and fairly simple hotel. It's a tad dated (has creaky floorboards and sash windows, for example), which I found charming. The beds were excellent! Same for the staff (in the restaurant and breakfast parlour, at the reception desk and the housekeeping staff) -- all were very friendly and helpful (calling us a cab, squeezing us in for a meal at their restaurant on a really busy night, providing us with extra coffee cups, and more). The room keycards were a bit inconvenient. Whenever the keycard strip got in touch with a phone or debit card that was sitting next to it in our bag, we had to have them activated again at the reception because we lost access to our rooms. But that was only a minor issue.

    I stay in hotels 12 - 16 nights per month, primarily Best Westerns. This is the best, Best Western hotel I have stayed in so far. Every member of staff was very friendly and welcoming, nothing was too much trouble. The bedroom was spotlessly clean and very comfortable, the food in the restaurant and bistro was delicious.

    « Fantastic Staff, Excellent Hotel »

    I have stayed at this hotel on many occasions. Each and every time the staff have been fantastic and made my stay enjoyable. In particular the reception and breakfast staff deserve a special mention. The facilities are also very good with a bar mainly showing sport, and a further restaurant. It also boasts a good gym, swimming pool and spa. The food is always good as is room service. I have noticed that the hotel provides a very important service as they are a venue for training guide dogs. The staff handle this process with skill, compassion and professionalism. My last visit was extended due to the severe weather. With limited clothes etc the staff went above and beyond to ensure I was cared for (thank you Maureen). The location is very good for those visiting Edinburgh as transport to the city centre is easy and it is only a short walk from Portobello and Joppa (Edinburgh's seaside).

    Me and the wife went to Scotland (Edinburgh) On a 3 day break never been before, as I work for Best Weston I got friends and family rate, had a smashing trip up there on train 1st class, upon arrival was greeted by the receptionist very friendly and helpful. Stayed in room 157 very clean and tidy. Breakfast was plentiful, went into Edinburgh, princess st, did shopping, went to Dome very nice ( reccomend it, well worth it) . Unfortunately we had to stay longer ( snowed in) the reception team was very helpful in all ways nothing was to much bother for them ( + the breakfast team) i recommend this hotel for a nice stay, the manager should be proud of his team, well done everybody.

    We had to stay here due to snow .We came from airport on way home no luggage as it was lost . Staff friendly although I did go and ask for moisturiser as mine was in suit case they said they don't do it .They never told me I could buy it from the spa .breakfast was good plenty to choose from .Dont know what spa or pool was like as we had no costumes

    we have just spent a night in this hotel,the staff are fab and room was fantastic, plenty of things to do swim fitness centre, breakfast was great would be very difficult to find fault and the breakfast staff exceptional especially johnathan ,would strongly recommend this hotel to anyone and will defiantly stay there again on our next trip to edinburgh .

    I have just got home from a weekend break with my family. We stayed here for 2 nights. The room was exceptional and nothing was too much trouble for any of the staff on duty. Very helpful.... even when we had to ring to check which number bus to catch back from the city centre! The bus stops are right outside the hotel and buses run every 10-15 minutes there and back. £1.60 per adult and 80p for under 15s!not worth trying to park or paying for taxis! I would absolutely return to this hotel if I get the chance to visit the city again. Book it! You will it be disappointed! Beautiful city too!

    Picked Kings Manor because we have used Best Western hotels before and were impressed . Kings Manor is a lovely and friendly hotel. We picked it because of the high ratings in reviews and the Spa Facilities. Another main point was it location and easy access into Edinburgh using public transport .. Bus stops are just outside the main gate and also across the road for the return journey ( which gives some amazing views over Edinburgh and Arthurs Seat, 20 mins each way ) and at 10 min intervals Breakfast ( full Scottish) was delightful on both mornings. and we dined in both the Lauders Restaurant and the Bistro .. Both served excellent meals and staff were very attentive to our needs. We will return to this lovely hotel.

    « Great on a budget. Far from most attractions »

    I had a good stay at the Best Western Kings Manor. The price was lower than other places in the area, which is the main reason i reserved a room here. A little far from the major attractions in Edinburgh. There is public transportation nearby such as the bus and train to get you around. I took the bus to the airport and it was bearable. You do have to get off at the city center and transfer over to another bus. I took the airport bus at the center, which was very convenient. The inside is a maze! The hotel was very confusing and took a few trips in and out of the hotel to get my directions correct. Stayed in room 115. A little small compared to other places i've stayed but it wasn't an issue. Wifi worked fine. Staff were very professional and friendly. I would probably stay closer to the center of the city if i visit Edinburgh again. However, prices are extremely high, especially during peak season here so the Best Western Kings Manor would be considered if I can't find the right price for another place in the city! Good place overall!

    I can only recommend this hotel which we liked so much that we added an extra night to our stay. Decent sized rooms, cleanliness, very friendly staff, great and cheap food, excellent room service and perfect location. Highly recommended. We will certainly be back.

    I spent a weekend here with my husband for his 40th birthday. From the moment we walked in the service was excellent. On check in we were given a doggy welcome pack consisting of poo bags, treats and a booklet detailing local walks. They had left a birthday card in the room which was signed by at least 30 members of staff which was a very thoughtful touch. The breakfast was good. My only minor comment would be I want that keen on the vegetarian sausages, but that's personal preference as I prefer fake meat/quorn style. The room was lovely - huge bed, small seating area, nice bathroom - and close to the door you can use to walk dogs at the back of the hotel. Every member of staff we interacted with was friendly and efficient, from reception to bar and especially housekeeping. We are already looking forward to our next visit.

    My husband and I stayed very comfortably in a family room with our 6 month old daughter. The hotel and pool were quiet and family-friendly. The staff was very pleasant and helpful as well. We will definitely stay here on future trips to Edinburgh as it is great value for the £.

    Nice staff. Okay bar. Gym looked good. However, no sleep due to something outside knocking against the building all night. Area is a bit isolated but convenient for Portobello. Plenty of parking. However, sleep is a pretty important factor when staying at a hotel so can't do anything but give it a low score.

    Had a lovely stay here. Hotel has free on site parking. Arrived early so popped in just to confirm booking and our room was ready so we got checked in early, reception staff very helpful with all our questions. Room was clean and spacious. TV had no batteries but a phone call to reception and someone was up within 5 mins with new ones. Used to pool facilities which is good 2 lanes closed off for anyone wanting a proper swim. Breakfast had a great selection either buffet full Scottish breakfast or choice of kippers, poached eggs etc that can be specially made on request. Ate in the bistro one night and also food the food good and reasonable priced, staff in both were freindly. Bus stops directly outsude hotel with run every 15 minutes, we used these to go to Musselburgh races with is around 10-15 min journey away and also Edinburgh City Centre which took around 20 mins. Overall had a great stay and would highly recommend the hotel.

    Great Location, Lovely clean fresh room, great breakfast, most of the staff could be hired out, to show other hotels how its done. Spa is great, again the staff are top notch. The short stroll down to portobello is worth taking.

    We were in Edinburgh for over a week visiting family. Fantastic and very reasonably priced hotel. The staff were incredibly friendly and helpful. Restaurant and Bistro meals were excellent. Dog-friendly.

    « Another great visit this Hogmanay »

    Attended for a second time at this particular hotel for the Hogmanay celebrations following such a strong review in 2015/2016 when I stayed last. The price paid for this particular visit was £427.50, which was captured from my booking made in August 2017 to stay 30 December 2017 to 2 January 2018. Upon this attendance I was fortunate enough to stay in the later built part of the hotel, instead of the original ?country house' rooms which do have a tendency to be rather oddly shapes and particularly small. My room was fantastic, spacious, incredibly clean, and very quiet. I booked a double but stayed on my own during the visit. The sleep quality was great and I very much enjoyed this. In terms of getting into the city, what I didn't realise on my last visit was how close the train station was to the hotel. The train station to look out for is Brunstane and it arrives into Edinburgh within around 7 minutes. Download the Trainline app or ask at reception for the times of the trains. I used the train to get into the city and it was relatively cheap which was great. I may add, although I probably shouldn't say this, but the tickets are not checked so buying a return and travelling into the city on two return trips will survive on the one ticket purchase so as long as its not marked by the ticket inspector you should be good. Alternatively, there is the number 44 bus, which stops just outside the hotel. As I raised within my last review, the cost of this is I believe to be £1.60 and you will need the correct change for this otherwise you wont get the difference paid back to you. What I will say is that this hotel is great, and if you're looking for a place to stay for Hogmanay then I can only highly recommend this. I only have two points to bring up. Firstly, that you request when booking to stay within the newer part of the hotel, as the rooms are fantastic in comparison to the ?country house'. Secondly, it is the breakfast. Now, if you don't get this included into your room booking, you are charged £11.00 per day. Which to me was absolutely ridiculous. How on earth you can be charged for that I don't know. There is of course a spread put on which is great. I guess you're paying for everything as there is fruit, cereal, bread, and the full English on offer but when you only want a small dish each day, paying £11.00 is breaking it a little. At least if you have it added to your booking, you may not think it is as expensive for what you're getting. Once again, thank you very much. It was fantastic, and I will certainly book should I return again.

    In Edinburgh for 3 nights, we crashed here and the only bad thing was my 4 suitcase wheels didn't like the carpet. ;) Really friendly staff, ease of access to the restaurant & bar through the hotel. Good facilities, cosy rooms. Highlight was the morning cook up. Sensational if you're up for a big day of adventures. 44 bus takes you into the city or the train is a 5 min walk and that's one stop to Edinburgh-Waverley. Happy Hogmanay and New Year. Thanks for making our Hogmanay pretty special. Steve & Katie ????

    Stayed here on New Years Day, after a great day at the local races. Staff were incredibly helpful, took our bags to the room so we could get a meal in the restaurant before the kitchen closed, restaurant staff were lovely, room great value. Great choice.

    Easy to find just off the AI.Ample on site secure parking.Bus stop just outside hotel and only 4 pounds for a return ticket into Edinburgh. Ten minute walk to beach also. Very clean spacious rooms,massive bathroom with a lovely shower. I stayed for 3 days with 5 relatives everyone enjoyed the stay. Buffet breakfast included good value and great choice. All the staff we encountered were very helpful and couldnt do enough to help us.Would definitely stay again.Happy new year !

    Second time here, just returned home today, really didn't want to leave. Just parked car up and used bus right outside hotel to get into centre. Breakfast excellent, staff superb nothing is to much trouble.room was comfy,shower, bath, kettle for a cuppa. After a day in the city you can come back have a swim, sauna, steam room and have tea and relax afterwards we relaxed in the bar having a drink in the evening.     easy parking in front of the hotel. friendly helpful professional staff Delightful english breakfast. (continental available) the hotel had its own swimming pool,steam room and sauna. A cleverly design hotel that there rooms lay behind a corridor thus very little road noise.

    What a lovely hotel! Room has been upgraded, fresh decor and modern bathroom. Paid 40 on a last minute deal which was such good value. Staff very friendly and accomodating for me. I had a lovely meal on room service, comfy bed too. Free parking and great location. Overall excellent hotel, well done to the staff and management!

    A wonderful overnight stay here - the welcome from all staff was lovely, the room, shared spaces and pool/spa were outstanding and immaculately cleaned and maintained. Excellent value for money. Loved the pack for our dog - made us all feel very well looked after. Card and Tunnocks tea-cakes in our room to celebrate our anniversary were a lovely touch. Scotch Broth in bar was very tasty and just what we needed after tiring journey. Thank you so much for a relaxing stay - we visit Edinburgh regularly and will certainly be back.

    We spent a couple of days here for my husbands 40th birthday. From start to finish we could not fault this hotel/staff one bit. The reception team were excellent with great advice on things to do and could not have been more pleasant and helpful, Maureen I think was one of them. Thanks a million ??. We had dinner on the evening of my husbands birthday and again this was first class. The meal was great and the staff again 100%. Breakfast both mornings had a great choice and again staff to be proud of. Very smiley and a credit to,the hotel. Thanks again and we will see you all in the New Year at some point.     « Okay for a night, not more »

    Hotel is typical Scottish fair, but a little dated. The bed was great, in my room it was like there was two dbl beds joined together. The staff reception was warm. The spa is great, one of the better ones I've stayed in, however seems to be open to the public and would hazard a guess that there's some funding from the local council - shame it didn't feel exclusive to the hotel - which is how it seems to be advertised. The biggest disappointment was the breakfast which seemed a little on the sparse/low cost side. Scottish produce is some of the best with respect to meats - this wasn't reflected in the quality of the sausages, haggis or black pudding - eggs were also undercooked. Would maybe go back for the spar, but eat breakfast out. :)

    Hotel is in nice area, just one stop with train to centre. Breakfast- super, with a lot to choose of. We had nice dinner at restaurant.Swimming pool and sauna perfect as well. We would definitely recommend to stay here .

    We went straight after my wife finished work, just to get a way for a couple of days. We went to the Best Western in Edinburgh and we had an excellent time. The staff were excellent and the room was spacious and clean and we just chilled out.

    « Bistro review! Not good »

    We visited the Bistro a few months ago. The meal was alright, and due to its convenient location we thought we'd pop in for an evening meal last week. There were plenty of tables and the staff were not overly busy. However, the service was so slow. We ordered our drinks, Battered Haddock, Thai Green Curry and Spicy Wedges. The wine was served in a very small cheap plasticy glass. I was all for asking for a proper glass but did not want to cause a fuss. The two main meals arrived but no wedges. When we asked where they were, we were told they were just coming. We were three quarters of the way through our meal when they came. Piping hot, but very late. The Thai Green curry was very good. However, the Haddock was so greasy I actually had to dab off the excess oil. Although it was fresh and crispy, I felt like I had just drunk a glass of oil. Not nice. Overall, the meal and service was a disappointment. When we arrived we noticed the strong smell of burnt fat and when we left, our clothes were stinking. The Kings Manor used to be a great place to get good food and we used to eat there a lot. The menu does now not offer Spicy chicken pasta, fajitas or pizza; things that were favourites of ours. The reason we did not complain at the time was because the staff just did not seem interested so I wrote an email to the manager. I received the following reply from the Food and Beveridge manager. Interesting reading, and note that there is still no apology. ?Thank you for your patience whilst I investigated your comments. Your feedback is greatly appreciated. I have spoken to our staff and reviewed the CCTV footage from Friday 24th November. From the moment you arrived your order reached the kitchen within 6 minutes, your meals were then sent out 11 minutes later. Our staff then checked on you a couple of minutes later to check everything was OK with your meal, at this point we have realised there was a bit of confusion when taking your order and you had not received you side portion of wedges. Our waitress immediately went to the kitchen to rectify this issue and these were delivered to your table within 4 minutes from us being informed there was an issue. The waitress then re-checked your table and no further comments were made. With regards to your comment about the cheap plastic glass, your wine was served in our standard 125ml wine glass. I have spoken to the head chef regarding your comments of excess oil on your fish. I have also made a note of comments regarding spicy chicken pasta and fajitas. You can still find pizzas on our current menu. Finally to address the issue of the smell, we have recently invested in the air conditioning in our kitchen. This unfortunately has had the unforeseen effect of blowing the smell from the kitchen to the dining area. We are currently investing on a method to hopefully stop this from happening. Once again thank you for taking the time to contact us regarding you recent visit.' I am not a person who complains unless necessary and this can be seen from my many reviews on Trip Advisor. I prefer to give the restaurant a chance to redeem itself rather than share negative reviews. The Duty Managers response, implies that I was making things up and at times he appears to enjoy correcting me, eg. the pizza. My intention was to enjoy a meal with my husband, not look for faults and make complaints in order to get a free meal. We would not recommend the Kings Manor bistro, nor will we be returning.

    The last time I was in this establishment must be around 55 years ago when it was the Milton House Hotel. Half a century later, visiting Edinburgh, my wife and I stayed here and both of us were mightily impressed. Our room was large and well furnished, the public areas were bright and cheery and the bereakfast was just right in every respect. Add exceptionally freiendly and eficient staff and there is nothing not to like.

    « Most comfortable bed ever! »

    Stayed for one night, to visit our son and the Christmas markets. Our Club room was superb, extremely spacious and well equipped. The bed was ENORMOUS and so comfortable! I had the best nights sleep I've ever had in a Hotel. In the morning we used the Health club facilities. The staff were really friendly and helpful, towels were provided and the pool, sauna and jacuzzi were great. Having two designated lanes for serious swimmers rather than us Sunday morning splashers is a brilliant idea! Everything was clean, modern and well maintained. The changing rooms were spacious, with private changing cubicles, and plenty of lockers. We didn't eat at the hotel so can't comment on the bar or restaurants, but will definitely try them on our next visit. This would have been a 5 star review, but for two tiny things - our room was lovely and toasty, but the heating system was very noisy. We had to turn it off at night. The shower controls were also rather confusing, with two dials, and the water temperature seemed to change intermittently. Or perhaps this was because I couldn't work out the controls...? The bathroom itself was spotless though so no problem there. We did enjoy our fleeting visit, and will definitely be back soon!

    Three nights away in small single occupancy room (115). Room small but adequate with everything you could need. Breakfast staff are brilliant and breakfast is good. Hotel dated in parts but for price it's a good hotel with good facilities. If your after a good night sleep though may not be the place to stay! Felt like I was sharing my room with a couple on first night, talked all night heard every word and when did sleep the snoring began!!! Mentioned to reception in the morning as really needed some good nights sleep and told adjacent room empty for next 2 nights. Asked to change my pillows as they were hard and lumpy. Response ?I'll see what I can do'! Not response I would expect. The second night was better as the adjacent room was empty,but either pillows were not changed or exchanged for another set of lumpy pillows. I suspect not changed. Not impressed! And so to tonight/morning well it's now 4:39 been awake for 2 hours, feel like i'm sharing a room with someone coughing every 30 seconds, snoring etc Not what you need with a busy day ahead. What I hoped would be a 3 night break, relax and good night sleep has not quite happened, very disappointed. Oh well only 2 1/4 hours until breakfast, Yawn :-0

    Very friendly and helpful staff made our 2 night stay with our puppie very enjoyable. Rooms are a very good size, location is great for City Center by train or bus and easy 2-3 mile walk to Musselburgh. We will definitely stay here again.

    Just had an old Royal Navy Reunion at this hotel, and what a brilliant venue it turned out to be, the room we had was very comfortable, the food was first class, especially as the cost was only £19 ph, there was a choice of 3 dish's for each of the 3 course's we had, the evening was rounded off in the very pleasant bistro area.

    We booked last minute and got a very good rate so weren't really expecting much. How wrong we were. Greeted with a warm smile and polite efficiency we checked in early. The room was superb. The beds huge and so comfortable. Portobello is a lovely seaside area but very close for exploring Edinburgh. Check out was smooth and again very efficent and pleasant.

    Stayed here in September and really enjoyed it. It's very conveniently placed for the centre of Edinburgh via public transport or car. Staff were super friendly and the breakfast was more than adequate and very relaxed ... bus stops right outside the hotel around every ten minutes and takes about 20ish minutes to centre depending on time of day , would definitely stay here again when visiting Edinburgh

    We had both our marriage ceremony and wedding reception here last Saturday. The hotel is within easy striking distance of Edinburgh, with public transport routes easily accessible. There is ample parking at the hotel. From our first meeting we felt that our business mattered to them and that they would do all that they could to shape the day to meet our wishes and not what was most convenient for them. The day could not have been better! Food was fantastic, they went out of their way to produce delicious dishes to meet all of our guests dietary requirements. Being dairy, gluten, soya intolerant or a veggie does not condemn you to boring food here! Unlike many hotels they do not see a wedding as an excuse to print money. A duty manager was always available to answer any of our questions and Eilidh ensured our day went without any hiccups. We have to say however, that we think we met almost all of the management team (thought we'd cracked it for music when we met James Brown! - turned out he wasn't the singer! ) We opted for the all inclusive package and picked elements that we wanted included. They were flexible in terms of numbers, prices reflected what was delivered and superb service was delivered by friendly professional staff. We and our guests were really delighted with the way the wedding went. Great value for money and we left the hotel feeling that we have made new friends!

    « Comfortable, good value hotel in a good location for visiting Edinburgh »

    I stayed for one night with friends in October for our visit to Edinburgh - we'd booked a triple room and a single and were not disappointed. The rooms are comfortable and well appointed and the general feel of the hotel is very good. We didn't get breakfast included in the room rate but paid for it on the morning and for 11 quid for all you can eat, it was very good value - great selection of both continental and cooked items, regularly replenished and catered for by attentive staff. The hotel itself is a couple of miles outside of Edinburgh but there is a bus stop directly outside past which runs a regular service to and from the city. There is also a night bus which runs from 6pm until around 4:30 am and that also runs along the same route - I think it's the N44 you need back from the city to the hotel. The bus services are reliable but you must have the correct money as they do not give change (which is good as it keeps the service efficient in my opinion). Very happy with our stay and would like to pass our compliments to the hotel and staff for running such great outfit.

    We have stayed here about 3 times ,as it's easy just too hop on the bus no 44 into Edinburgh £1-60 you need the exact money for the bus. The hotel is clean & warm as it was really cold last night. The staff are always helpful . The breakfasts are also good.

    Staff, all staff very friendly a family feel that is most welcomeing. Leisure/ sports centre which is a walk through from the Hotel is lovely ?? Its clean well run, towels for the asking and after a day in town the sauna is your reward. Breakfast will please all but the dead.Dinner, good choice and bar snacks, big OK Club rooms are brilliant, massive bed (I lost her) free WiFi. We always stay here and will continue to do so. Take the bus ?? into town it's just outside and the same coming back. Good access to city bypass and petrol ?? at Asda just around the corner.

    This hotel was only 6 minutes by train from Waverly Station get off at Brunstane. The staff were wonderful, could not have been nicer or more helpful. My room was very modern and clean, the shower had great water pressure! I ate in one of the two restaurants in the hotel, very good food.

    There's nothing wrong with this three star hotel but it's not a stand out place either. The room and bathroom were clean and tidy. We had one meal in the bistro and that was good value. It's a short walk to the railway station and a 10min train ride to Waverley station. We had no trouble finding a car parking space at the hotel.

    Whilst a pleasant stay during the festival with lots to see and do the hotel did not live up to expectations. The parking is chaotic and haphazard and not actually owned/administered by the hotel. When I spoke to the duty Manager Martin he was arrogant and aggressive although I must say anyone else I dealt with was both pleasant efficient and polite. Whilst I didn't use the restuarant it seemed clean and effective with a range of value for money meals. Hall areas and bedrooms in need of maintenance and there was a substantial amount of dust behind the beds. Do not consider overall yo have been value for money but it was during the festival when all prices take a hike North. If you are simply using it as a base and have no huge aspirations for an ambient property it is ideally situated within easy walking distance of the west end.

    I stayed here for one night. The double room was very small with the door to the room almost hitting the bed. Mattress on the bed had seen better days and was very thin. The shower had very poor water pressure and mould on the bathroom ceiling. Very noisy from the both the main road and other guests in their rooms. The other guests were not at fault, I could hear people snoring throughout the night and conversations and TV's were easily heard due to very thin walls. Hopefully my next stay in a couple of weeks will be better. Breakfast was quite good however.

    The hotel has a pleasing entry way with a lot of light coming into the lobby from the glass windows, doors and ceiling. The check in was pleasant. Someone even helped me with my bag since the way to my single room was down a flight of stairs. The hotel has gone through a massive refurbishment and so the fittings in the bathroom were new and worked well. The room itself was tiny but adequate. It was well equipped. The spring mattress could do with a makeover. The staff were super efficient in calling a cab to the airport. I would give this charming hotel a thumbs up. While it is located quite some ways off from the Royal Mile, there are buses that take you there in about half hour with good connections

    My wife and I had a brief stay here and found that the hotel greatly exceeded our expectations. We arrived too early to check in but the reception manager stored our bags while we went out and about. When we checked in later the bags had been taken already to our room. The reception staff were all very friendly and helpful - nothing too much trouble. The club room was very good. The location is great.

    It was not easy to find an opportunity to review this hotel where we stayed in Sept. 2017 as the Bert Westrn review consisted of just 3 questions!. The rooms are quite nice, though the TV channels offered are limited. The real problem lies with the staff. Having stayed in so many Best Western hotels when I was working, I was disappointed to find nothing much has changed. A very poor, luke warm, poor quality food, breakfast and it's not cheap! The evening meal was similarly marred by a rude head waiter when we entered the restaurant, he realised he was being rude and did try to make ammends however, but again the damage to our evening was already done. A long queue at the bar, just one member of staff doing her best to single-handedly serve around a dozen guests. Our newspaper didn't materialise the first day - our fault apparently for not requesting - even though the receptionist had made a note for the paper on our booking form! I'm truly sad nothing has changed since I last stayed in a BW hotel and I do hate complaining, but unless people do feedback their experiences, things won't improve for staff and clientele alike, please BW think a little more about the quality of experience you offer your guests. If you want returnees, then you will be disappointed. It would appear from our experience that all they are concerned about is getting coach parties in and out as fast as possible. I take no pleasure in writing this.

    I stayed for one night Sept. 2017. The room was a single room, very comfortable and clean. The bed was comfortable and not too hard. There is a bar and a bistro on site. The food was very good although the wait staff was slow and not the friendliest I've encountered. The young man at the desk was very helpful and knowledgeable and always greeted me. I would stay again if I was visiting.

    Stopped for two nights but actually found it cheaper to book two single nights because of some odd special offers. Hotel is of a good standard and reception staff are excellent. Check in easy and quick and the small gift we were given did make us feel special. Had a meal in the brasserie and it was ok. Service was good. Staff gave us some great info about buses to the city centre so we could leave the car. Great as parking in Edinburgh is a nightmare. Breakfast selections varied and quite good only issue the usual hotel toaster failures. White or burnt. Only issue we had was that the room we had was very spacious but incredibly hot. With all the heating off and windows fully open we could not get the room below 25 degrees. The radiators and towel rail were cold so we don't know where the secret heating was coming from but it meant sleeping with the windows open. Fortunately we were on the back of the hotel and in the last room on the top floor so noise was not too much of an issue.

    When booking into this hotel we found that the room we booked was a small single, not good when you are travelling as a couple. The reception staff were really helpful and found us another room even though the hotel was fully booked up. We were certainly very grateful for their assistance. The room was very spacious and even though our view was basically a brick wall we were more than happy. Nice and quiet, the room was a bit hot but we think that was due to the mild muggy weather. Very large beds. We have stayed in similar hotels to this and have been disappointed in the the breakfast on offer, not here. There was plenty of choice and the staff were very attentive and made sure you had everything you needed. We also had our evening meal here and we were delighted with all the food served. We ate in the Bistro but could have eaten in the Lauder Restaurant. We felt there was more choice on the Bistro Menu, only reason for eating there.

    We stayed here twice, one night in August on our way down south, followed by two nights on our return trip north. We were in a Club Room which was spacious and very comfortable. Breakfast was excellent however meals in the Bistro were only average. The staff were all very friendly and helpful. Bus links into the centre of Edinburgh were very good and the journey took about 30 minutes. The number 44 bus returns from a stop just round the corner from Jenners department store, just off Prince's Street. Due to extensive building works, until at least late 2018, car parking is very limited so I would advise leaving the car at the hotel and using the bus.

    We chose this hotel as a base for exploring Edinburgh during the Festival time when most places were booked up. The bus connection into town is good and relatively frequent with bus stops right in front of the hotel. It takes about 25 minutes. The hotel itself is friendly, spacious, and very well organized. Our room was clean, big (we had received an upgrade to an executive room) and very comfortable. The extra bonus was the big size swimming pool allowing proper swimming as exercise, not just a paddling pool. Very welcome to relax after the long day's walking from sight to sight to performance etc. Breakfast was good and if we had come earlier, it would have been fresher. There is even a choice of freshly cooked breakfast. The staff could not have been friendlier either. Nice hotel.

    Room was a decent size and kept very clean. Good size TV and comfy bed. Furnishings otherwise a bit tired. We were on the top 3rd floor and used the lift going up with our luggage - very slow and left us a bit anxious about whether it would get us there! Didn't book breakfast as we felt it was a bit expensive at £11 each, and there were plenty of places in the centre.

    We came for two nights and straight away received a friendly warm welcome. We had a room on the second floor which was quiet and a good size. Honestly though, it could do with re painting and the wall paper in places was peeling but it did have a large new bathroom. Food lovely and we ate at Lauders the restaurant in the hotel and breakfast fantastic. Really set us up for the day. My boyfriend used the pool which he said was ok and a decent size. We would recommend the hotel and the train is a five minute walk away taking ten minutes to Waverley so perfect location. Only criticism is the cosmetic work which needs looking at. As mentioned the hotel is very tired in places and old fashioned. Cannot praise the staff enough for friendless and service.

    My husband and I are regulars at the Bar/ Restaurant,we have been going for years. We have seen many staff come and go but at the moment I would like to say that Staff members, Amy, Gregor and Noel are super, they are all extremely attentive and have a chat with us whenever we attend. Always smiling and happy. They deserve a pat on the back. Ahmet is also extremely good and a member of staff to be proud of. This gentleman would make a marvellous manager as he has a very professional approach which makes one feel as though they are in good hands.

    We came here on an organised bus trip for an overnight stay with a visit to the Military Tattoo included. We had to have our meal at 4pm due to the Tattoo timing. 3 courses - starter and dessert were very good, but the main course (Pork chop) let the meal down - very tough. The hotel was very clean throughout with very helpful Reception Staff. The hotel bar was well equipped, the only downside was the 2 large television sets showing sport and when that ended, one of the bar staff (Melanie) switched one of the television sets onto a extremely loud music channel which drove a number of drinkers out.

    « If at first you don't succeed »

    First a special mention to Charlotte on reception for a gorgeous welcome and for the exceptional effort she made to ensure we had everything we needed. The Good Basic middle range hotel that is spacious and clean. The hotel was full during this Fringe weekend but it did not feel crowded. Prior to arrival we received numerous emails to ensure our family room was configured as required; a nice touch. On arrival the room was spacious with plenty of space for the three of us. Open wardrobe with plenty of shelf space. Internet access was good but more of that later. The bathroom was spacious with nice decor and good towels. The beds were comfortable and we had a good nights sleep. The Bad The shower ran hot and cold with the pressure fluctuating. Toiletries were rubbish. Bolted to the wall multi-purpose soap - something that screams cost-saving. There was no conditioner for the girls and none available from the front desk. There was no temperature control we could find and had to sleep with windows open. The breakfast was plentiful but of low quality. Emulsified 'hard' fried eggs sat in a hot tray. When I asked for a fresh one I was told they were fresh. The second day I had a nice poached egg made to order. BUY better eggs, sausages and bacon! The Internet was turned off before we woke up on the final day, we were not due to check out until 1100 but had no access all morning. This prevented us checking in to our flights home. The Ugly The price during Fringe was high. That always leaves a sour taste and puts if return visits, so us it worth them doing it? If At First You Don't Succeed.... Very small adjustments would make this an exceptional hotel for the price. It is a shame the management have not gripped all the bad and ugly above and aspired to be the best they can for little investment. Overall a reasonable place to stay with a great Scottish welcome.

    We stayed here for 2 nights as part of a tour while the military tattoo was on in Edinburgh. The hotel is a bit out of central Edinburgh but it's really easy to get the bus just outside into the city. I recommend looking up where your bus stops in the city are going to be though as I got confused trying to get the bus back to the hotel. They have really helpful maps and public transport information in the reception area of the hotel, which I totally recommend grabbing. The staff were really helpful, and were able to give us information about the buses and exchange our change so we had the correct coins for the bus (they don't give change!). Ponchos are available for £1 from reception so don't bother spending £4+ elsewhere! We stayed in a twin bedroom, which was really spacious, the beds were really comfortable. The hotel is big on being Eco-friendly which I loved, they have recycling bins even in the rooms. There was only one elevator that serviced our part of the hotel, which was out of order for most of our stay so that was a pain being on the 3rd floor. There were steps down to the rooms as well; so I'm not sure what their rooms on the ground floor are like but they may not be the most wheelchair accessible. But like I already said, the staff are really helpful so I'm sure they could work it out. It is out of the way but that helped a lot with being able to sleep during such a busy time of year so pros and cons. I would definitely stay again!

    « Ideal pace to stay I would certainly recommend coming here.. »

    With a group of 20 from overseas wanting a magical trip of Scotland we started and ended the trip in the ideal place, Kings Manor Thank you to all staff especially Alister who organised everything we needed with quiet efficiency, and checked that all was well whilst we were there. The rooms were good, clean comfortable and quiet, the food was ideal, Asians and Canadians loved it, staff were delightful and the private room for our farewell dinner was excellent with no negative comments when we were late coming back from Rosslyn Thank you to all involved. I would certainly bring a group here again. They loved the easy access to shopping !!!

    The rooms were quite reasonable but staff were at best unhelpful at worst rude. Our key cards failed and you would think we did it on purpose. The hotel wanted to charge 30 pound for washing so asked the staff where nearest laundry Matt was. The response was rude and unhelpful . Dining room staff were more interested in forcing you into seats that suited them rather than tables that would suit you. So overall an unpleasant stay.

    « A very bright, clean, conveniently placed,sensibly priced hotel with a gem of an ecologically friendly hidden garden. »

    We stayed at the King's Manor for two nights. It offers exactly what you would expect for this type of hotel but it was impressive in that it didn't look tired in any way. Everything was fresh and neat and impeccably clean.The entrance was light and bright and all the staff were, without fail friendly and efficient. It is conveniently situated, close to everything Edinburgh has to offer but without the downsides of the noise and heavy traffic that you can find staying in the centre of the city. A real plus is the beautiful garden which has been especially created to provide an ecologically friendly environment with a wild flower border, home for insects etc. It is a little hidden gem which you need to seek out.Food was perfectly acceptable and the buffet style breakfast was fine,accepting the limitations of the buffet style hot food which is prepared in advance.

    Clean, tidy, friendly staff, good service, and can take a bus to the city right outside the hotel. the hotel is not in the city center, but there are two buses that carry people to the city center. very good experience. will stay there again.

    « Genuinely doggie friendly »

    We enjoyed 2 nights here and I must admit didn't have huge expectations. I basically booked it because it was dog friendly and 7 mins on the train to get to the City centre. We were very pleasantly surprised! The ladies on reception were lovely, very friendly as were all the staff we met. It was genuinely dog friendly! We were greeted with a "goodie bag" of dog treats, poop bags and a map showing the best local dog walks! Our family room was much bigger than expected and it had a dog basket (cool) and a HUGE TV with a PS4 (VERY COOL to our 7 and 10 year olds). Comfy beds and very quiet so all good. We didn't get to use the pool which looked lovely but we did eat in the Bistro (you can leave your dog in the room whilst you use the restaurants, pool or spa). The food was fine - not outstanding but good value and again the staff were lovely. We would definitely stay here again.

    Myself, my partner and 6 yr old son stayed here for 4 days and we had no complaints at all....the staff were friendly and helpful, the food was lovely, particularly the sirloin steak dinner! The family room we were in was very large and comfy wide bed. The only thing about the hotel is that it could do with a bit of updating as interior a bit outdated but that's a small thing. We were in Room 153 on the first floor at the back of the building and was lovely and quiet.

    Our tour stopped here for 2 nights. Whilst the rooms are adequate they are a bit dated. Unfortunately they didn't have an iron and ironing board and the worst thing for us was that we did not have access to a same day laundry service. The food was OK for breakfast.

    Just returned from a 4 night stay at this hotel, On arrival was greeted by very friendly receptionist, who was very helpful and was able to answer all our relevant questions, We had booked a triple room, which had more than ample space for the 3 of us and our small dog, Room was spotlessly clean, inc bathroom , On the first night we ate at the hotel, again no complaints, very impressed with bar staff and waiters all of whom were very friendly, if I was nit picking would have liked there to be a place where we could eat with our dog, other than in the hotel front lobby, as the hotel allows pets only in the bedroom and lobby , perhaps a cordoned off area in the restaurant , which a lot of places in Edinburgh have, Transport into the city is very easy, bus stops right outside the hotel and run every 12 minutes, and takes around 15 minutes to get into city, The hotel is about 15 minutes walk to the beach and promenade, which has some nice restaurants and bars, Special mention to our chamber maid, (ROOM 154) very courteous Overall was very pleased with this hotel,

    The people at the hotel are friendly and the food is good. The hotel is in a relatively quiet location and has ample car parking spaces. The room was clean and comfortable but there is no aircon (but this is Scotland and you don't really need it!). The general hotel is probably getting ready for a re-fit as it is looking a little dated. Overall no complaints.

    Stayed here for 2 nights at the end of a touring holiday for a bit of relaxation. The room was fine although we did find it quite warm, there was no air con so we resorted to having the window open all the time and this helped. Fortunately we were at the rear of the hotel which is fairly quiet. Breakfast was ok although we did find the cooked items a bit greasy. Good choice of cereals and fruit with the ability to make your own toast was great. We'd chosen this hotel because of the pool/spa and this is excellent. It was fairly quiet in here which was lovely after a long day sightseeing in Edinburgh. We ate dinner in the on site restaurant for convenience. The menu is quite limited but we preferred that rather than one of us having to drive! All the staff were excellent - friendly and professional. And the hotel is very convenient for the 44 bus directly into Edinburgh -thank you for the info reception staff! The hotel was fine for a couple of nights but I do think it's a bit pricey - we paid over £250 for 2 nights bed and breakfast for 2 adults and a teenager. But I suppose that's down to its proximity to Edinburgh centre.

    Check in was swift and friendly, rooms comfortable and modern. Our food took over 40 mins to come out and as it did the poor chap ordering was told he would have to wait an hour for his. You need to get your kitchen in order best western!!! It was 7.40pm so not really rush hour and the bar was half empty. We ordered a chilli con carne and a Thai chicken which I asked to be very hot, it was milder than Mary Berrys Victoria sponge. Let our stay down really. Staff very friendly but as stated, dining experience was pants.

    I can honestly say that this really is a great hotel, it deserves a higher rating than three star, as from the first impression of checking in with great staff who bent over backwards to welcome you, coupled with fantastic restaurants and great leisure complex, this really is a must stay hotel. If I had one suggestion it would be to expand the range of dishes on the menus, as it is a bit limited, but the quality is excellent. If your looking for a hotel to stay in as a base to explore Edinburgh than this is the place to stay.

    « Wow what a surprise »

    We were really impressed with this hotel. Very friendly woman on reception. Easy check in. The room was so clean and very spacious. The beds were large and comfy with lovely clean white sheets. The bathroom was also very clean with liquid soaps provided. Good tv and wifi reception and plenty of tea and coffee. We had dinner in the bistro (Options). There was lots of choice on the menu and the food was good quality and reasonably priced. Staff were friendly and efficient. Breakfast was rather hectic and the food was a bit of a let down. There was enough choice but because it was so busy I think the food quality suffered - eggs were hard and not really hot and as we don't eat meat we were somewhat disappointed.That said we found enough to fill us. The surprising thing is that all of these good points were available for such a reasonable price. We paid less for 3 of us than we would have paid for 2 at Premier Inn and no breakfast included there. I would not hesitate to recommend this hotel and will use it again myself next time I visit Edinburgh.

    This hotel is away from the city centre but there is a bus that stops right outside that takes you straight there. It's a short walk from a lovely coastal promenade. Staff were friendly and efficient and our room spacious and comfortable. There was good internet availability in the room. We had a good breakfast and enjoyed eating in the bistro.

    Stayed here for one night whilst visiting Edinburgh. The lady on reception was very helpful giving us a complimentary box of shortbread and letting us in our room early. Very comfortable room with tea/coffee etc. Breakfast was very nice, quite a lot of choice. Definitely would recommend and stay here ourselves again.

    I thought we had booked an old folks home home when we pulled up. Staff very friendly and helpful. The bar serves good beer and was friendly. Room and hotel was dated and ready for a refit soon. No aircon in room which was on the 2nd floor. Room was warm and bordering on uncomfortable but was just ok. Bed was uncomfortable and hard. Staff really helpful and friendly though and for what we paid overall. Handy for Ocean terminal and the Royal yacht Britannia.

    Definitely check prices on Booking.Com or Trivago before booking. Prices vary greatly. Rooms are spacious, bathroom pretty basic. Toilet impossible to flush properly. Breakfast quite reasonable although the restaurant not good at all.

    Three of us went to the fountain spa then we decided to eat at the hotel to save going anyplace else. Three fish and chips two with peas one with no peas. Ok it was a Saturday night but they were not that busy so what could be wrong. Fists the time we waited to have our food! Second two with peas one with out we got one with peas and two with none the staff did offer to get peas but said it would take several mins for it to be done so only real option was to have no peas as i did not want cold fish and chips now the food being brought out to other tables looked real good and i could hear people saying that it was very good i now with i had the steak and root veg pie with mash but that will come now to end this the chips were soggy and taste wise bland had to over do the vinegar to give them some taste do not get me wrong we will come back to try the pie.

    Very nice clean hotel... Pleasant staff and really nice dinner in the Bistro and nice breakfast. Only moan is DIY toast at breakfast. It is a pet hate of ours, standing in line making toast rather than it being brought to the table with the coffee....seems to be the trend these days.

    There were no hellos, just a blank stare until I volunteered my name. We were taken to the lift,no smiles or enjoy your stay. We arrived half an hour after check in time, yet sheets and trolleys were strewn all over the corridor. The corridor was narrow so negotiating this with a case in hand you can imagine. Not impressed with being told the member of staff concerned was not normally like that, and told the linen was due to people checking out at the latest time. This experience totally spoilt our nights stay, the room however Was comfortable enough except for the lack of fans or air conditioning. After this we would think twice about staying in a Best Western, and certainly won't be going back to The Kings Manor.

    We had a family birthday party for 50 here last weekend in the Lothian suite which was professionally handled by both management and staff with superb efficency, organisation and cheerfulness. Nothing was too much trouble for management, serving staff or bar staff, who were always willing to advise and chip in as family set up the room, dressed the tables and organised music and AV facilities. A memorable night was smooth and seamless and I have no hesitation in recommending this hotel for value for money, care and attention to detail. A job well done. Thank you.

    Traveling on business, happy with the facilities, the room was nice, en-suite perfect with a very good shower. The pool was a good length and a good temperature for swim training and the Gym was excellent with a very good treadmill.

    I stayed the night with two friends at this handy best western hotel. The facilities were excellent. The hotel is very clean and well decorated. Staff are friendly and attentive. We had a few drinks in the well appointed bar. Dined from the bistro menu which was good value. Haggis balls to start with. Followed by steak and ale pie and mash. Nothing special but fine food. Breakfast was buffet style. Served in a very nice restaurant. The variety of breakfast was good. The bacon was poor quality and unfortunately the food was almost cold. Typical buffet. Why can't they have better heating for the food provided. But overall a nice hotel marred by a lukewarm breakfast.

    We stayed in the Best Western Kings Manor Hotel for three nights in room 82 which is fabulous for a wheelchair user - very accessible, spacious, comfortable twin beds. One recommendation we made was for a fixed shower seat to be provided as the one we were given was haphazard for my friend, but apart from that the room was perfect with nice outlook. All the staff were so friendly and helpful - reception, porters, housekeeping and restaurant staff. The hotel is immaculately clean Food served in the restaurant - breakfast and dinner was excellent - the Goan Fish curry is sublime and there is so much choice at breakfast - a real feast. Excellent value for money - considerably cheaper than other quotes we had for a disabled room in Edinburgh. We really like the location - it is a few miles out of the City Centre but not far from the beach at Portobello and easy to get to Leith or further afield if you want to explore such beautiful places as Queensferry and Dunbar. Good parking facilities. The Hotel also has a Spa with large swimming pool and various treatments - the staff went out of their way to make us feel very special.... facial and manicures were first rate I would give this hotel a very high rating and would highly recommend it BUT I do think a little more could be done to make it more disable friendly eg push buttons to open doors to the restaurants - its very demeaning for my friend in a wheelchair to have to wait for someone to open the door for her. Huge thank you to all the staff who made our stay so enjoyable

    I've stayed here for a Six Nations game in March 2017 and was very impressed. It's the first hotel I'd look to stay in if I ever needed to do so again. The price was very competitive for Edinburgh, parking was free and on site, the staff were extremely friendly, the breakfast was good and the room did the job. If you are looking for a place to rest your head for the night after a city break this is the place.

    Good hotel, we had a very large triple room, clean, comfortable and well priced. No mini bar or fridge but that wasn't an issue as the weather wasn't hot! TV, X box, in room. Didn't try the restaurant but the adjoining bistro was good and well priced. Would stay here again if in the area.

    I am disabled and our room had a large shlower with low threshold. The room was on the ground floor and only a few yards from the restaurant, bistro and bar facilities. There was space outside the room where my Go GO scooter could park in safety. Staff were very attentive and obliging and always a cheery greeting or farewell daily. We spent five nights and there were few negatives. The mattress was overly firm and had seen better days . The only other area of concern was a lack of vegetarian options on the menu. After two days it was repetitive and I had to suggest a variation which was provided without fuss. All in all a very pleasant stay. To access the remaider of Scotland, some 80%. required negotiating heavy traffic daily.

    « Not in city centre but highly recommended »

    Hotel located about 20 min bus ride from city centre but I would stay there again as bus stop is just in front of the hotel. They even provided us with a pre-printed public transport timetable. Free parking, free wifi, free use of the gym, swimming pool and comfortable beds - nothing to fault really. Due to miscommunication through no fault of the hotel, our request for early check-in wasn't noted and so when we arrived, our room wasn't ready. However the friendly receptionist managed to sort out the problem quickly. The buffet breakfast was good. We chose this hotel as we required a triple room and proper beds, NOT sofa bed, were provided for the third person. One thing to note is that there wasn't a control for air-conditioning so I won't be able to vouch for a comfortable stay if the summer gets too hot and stuffy. Our stay was in early May.

    Nothing about this hotel is remarkable. The pool and gym are at the facility next door as far as i recall, and not in the actual hotel. Edinburgh is a beautiful city with so much to see and so much to do. Realistically all you do is sleep in your bed, so as long as it is comfortable that is all that matters.

    « Average Hotel for the cost / Take your own breakfast »

    Myself and my business partner recently stayed here over the bank holiday weekend whilst we were working at Edinburgh University. The hotel is situated approximately a 10 minute taxi ride away from the university so it's very convenient and would cost us roughly £8-£10 to get there by taxi. The hotel itself is very large, it is extremely dated, The decor is old although the room was a decent size. We stayed on the second floor and it was very quiet which was great. The bathroom was a good size, it was very clean, The room and came with an iron and ironing board which was a nice touch as well as coffee and biscuits. The hotel has a large swimming pool and a small Nuffield gym attached to it which is free to use, The gym is adequate, The dumbbells go up to approximately 35KG, has a large selection of machines stretching area and cardiovascular equipment. It's not the best of gyms but it is a gym and is more than adequate for a decent workout. The breakfast in the morning came at a cost of £11 per person. Now although the staff were extremely friendly and very polite, the breakfast was not in my opinion worth £11, there was a selection of hot food kept in plastic trays, it was a squeeze if two people wanted to get food at the same time, the food was average at best although it was eat as much as you liked it wasn't a patch on a premier inn style breakfast.. On the Sunday the kitchen didn't open until 8am, and we weren't told of this so we ended up hanging around from 7am waiting for the kitchen to open. The hotel is average, the close proximity to the university is a bonus, I would stay there again but I would bring my own breakfast for sure!!

    I had noticed the excellent reviews for this hotel and decided to stay overnight as we visited the city. Check in was quick and the receptionist was very helpful and friendly. Sometimes you find that although a hotel is nice you can easily forget how it looked etc if you travel often. However this hotel is old, charming, quirky and totally unforgettable. The windows were wide open in the narrow corridor leading to our room and the curtains were bellowing into us as we walked along - it was very atmospheric. Breakfast was such a disappointment and is the reason I have given this review a 3 star rating. We were pleased to see you could order haddock with poached egg and were really looking forward to this after we had enjoyed it so much at another Best Western a few weeks prior to visiting Edinburgh. Our poached eggs were like rubber and completely inedible. I have dietary requirements and the waitress kindly gave me 2 gluten free buns but these were like bricks and I could not break into them at all. We thought the waitress would ask if everything was ok as our eggs lay untouched when she cleared the table. I was ready to complain but she did not say a thing. Oh how we wished we had just helped ourselves from the buffet. I decided to mention our breakfast as we checked out but the receptionist (not the lady who checked us in) was chatting to another staff member and did not even speak to us let alone enquire if our stay had been satisfactory.

    Our scottish country dancing club annual coach trip stayed there last month for 3 nights. The staff and facilities were 1st class. Room was spacious and well equiped. The bathroom had a quality extractor fan which worked! Sorry I an engineer and notice what works (or does not) and most bathroom extractor fans are cheep tatty and dont work!

    My wife and I stayed here for our 20th anniversary, the room we stayed in was spacious and clean and looked out onto the garden. Staff were excellent, even ordering flowers for our anniversary day, as I didn't know any florists in the area, (thank you they were wonderful). They have 2 restaurants on site, both serving pretty much the same menus, we ate in both, service was good, but if you are vegetarian theirs not a lot of choice! We really enjoyed our stay and would not hesitate to go back. Thanks for a lovely stay.

    « Shame about the roadworks »

    Only downside to this years stay at this hotel is the roadworks taking you on a detour of of 2-3 miles fora very short section of work. Hotel was as good as previous stays, recognised and remembered by the very helpful duty manager after the problems the previous year with the new wifi set up. No problems this year it worked fine. Large car park that gets very busy with the leisure centre being next door. one of the few hotels that remember to give a free gift as a Diamond select card holder and to upgrade the room. Evening meal was good both evenings although service for the main course was very slow on the first of my 2 nights. Breakfast was also good offering a fair choice. upgraded room was of a good size and well appointed with good decor.

    « Excellent to deal with for a group booking »

    I brought a coach party here and found everyone I dealt with most helpful. Alister Paul was very good from my very first contact with him and did his best to ensure that we had everything that we required and had requested. The staff were all very friendly and nothing was too much trouble. The duty manager at the weekend was also very good and kept his eye on everything. The feedback on the rooms were very good or excellent and nice and spacious. The only complaint was noise from the lift and talking at the front of the hotel late at night keeping someone awake, neither of which the hotel could do much about. We had our own portioned off dining room so that we could all eat together, which was good. We arranged an early dinner and quick service on one of the nights as we were going out. The majority of the food served was excellent. Those of my party who used the swimming pool told me that the facilities were the best that we have ever been to. They were happy for us to use their function room for our own entertainment on the nights that we stayed in. There is a carpark and although we did have use of our coach, there was an excellent bus service into the city for people wishing to be independent. Although the half board was dearer than we normally pay, I would be very happy to deal with this hotel in the future and it would be a pleasure to stay here again.

    The hotel is in a good location with plenty of on site parking. The rooms were very spacious and quiet. We had an evening meal in the bar which was horrendous. We had to wait well over an hour and when the food came it was not pleasant at all. Breakfast was better with a good selection available from the buffet. The staff were really pleasant and made you very welcome.

    We stayed at King's Manor for the weekend to visit Christmas Market and Royal Yacht Britannia and we couldn't fault a thing. All staff were very friendly, helpful and polite. Our first room didn't have a bath - only shower - staff quickly and kindly changed the room for us with no fuss. Our new room was very spacious, comfortable and spotless. It was lovely and warm despite being freezing outside. Had great sleeps in the massive, comfy bed with the best pillows ever. Lovely deep bath to relax in after a day's sightseeing. Great selection for breakfast including hot and cold selection - it set us up for the day! Really enjoyed using the swimming pool. We would highly recommend this lovely hotel if you prefer to stay just outside the city centre, Look forward to coming again.

    This hotel is the nicest place ive been to in a while the price was very good for 2 nights and breakfast. The room was very cosy and ive no complates about the service everyone was loverly and friendly. It may be a bit far out of edinburgh for some people but transport no problem on a bus route so acessable to prince street in about 20 mind

    I stayed at this hotel recently through work and would recommend highly. The rooms were very spacious with a flat screen TV, table and chairs and a king size bed. The hotel itself was very clean and all the staff were welcoming, friendly and helpful. You were able to use the gym, swimming pool, sauna and steam room free of charge which was a great bonus to have. I didn't eat in the main restaurant but the menu looked nice. I did eat in the bar where there was also a good choice on the menu, reasonable prices and football on the TV. Overall for just over £50 for the night this hotel was well worth the cost and probably up there as one i enjoyed the most.

    We stopped off for a night to split a journey but could have stayed longer. We stayed with our collie Jess and upon arriving were given a doggiepack including treats, poo bags, and a door hanger to advise service that doggles was inside. This was an excellent touch. Facilities are amazing pool, sauna, jacuzzi were all used and ejoyed. Room was spotless and the staff couldn`t be more helpful. would gladly stay again.

    We stayed here stayed here Saturday 6th November . We stayed in room 251 a club room. It was a really big room & lovely & comfortable. We had to ask the reception staff about buses & times & where very helpful . There's a bus stop to the right of the hotel which takes you straight into Edinburgh Bus number 44 . It's about 20 min to the centre of Edinburgh Would defiantly return to this hotel.

    Arrived on Sat afternoon at 1pm - couple of hours early - but allowed to check in - staff at reception were very polite and cheerful and happy to help with anything , nothing too much trouble Room 206 -room was clean - bed was comfy and big :) Swimming pool and sauna Steam room was enjoyable - Had an evening meal in the Bistro and the staff in here were amazing , a very warm welcome and made to feel wanted -always smiling and asking was everything ok The hotel bar - I was expecting the usual with mental drink prices but was shocked to discover the prices were just the same as outside - well done hotel Free wi fi all the time all in an excellent stay and a big thanks to the hotel staff for making it so

    « Excellent value for money »

    We had been there before so knew the standard, location, facilities etc. This time we returned with the family and shared a Club Room, ideal thanks. Unfortunately my wife broke her ankle a couple of weeks before our visit and the Hotel arranged for us to share a ground floor Club Room with 'walk in' shower facilities, thanks again. Sadly there were service issues with the bar and restaurant staff. A few staff appeared to have been thrust into the front line at a busy time with little training, mentoring and/or supervision. Their communication skills were limited and they and us became frustrated. Whilst stood at the bar a regular, part of an apparent frequent local drinking group, passed comment that " the turnover of staff was massive " ! Perhaps improved, vetting, prolonged mentoring and more supervision would go along way to improving the situation. Overall this did not spoil our stay, it just made it a little frustrating and annoying when you had to repeat yourself, check their understanding and point out certain specific instances. We will visit again but hopefully issues mentioned above will have improved by then?

    Just what we needed short stay in the capital.although not central very easy accessible links. Short walk to Portibelo beach , tram ride into city very quick. Taxi drivers were great. Receptionists are very helpful and knowledgable.

    Been to this hotel a few times and I really like it; so much so that every time I travel to Edinburgh I try to book into this hotel because it has a spa and gym for pretty much the same price as staying at some bigger branded hotels. I even got a free upgrade one time. Definitely somewhere that I'd go and take my parents, sister or husband to enjoy the spa too :) Good food, staff, room, comfortable bed, very relaxing spa and ample free parking :)

    « Lovely hotel, staff were so friendly »

    1 night stay in this hotel, great access to Musselburgh for work the next day. The hotel is also just around the corner from a train station so you can pop into Edinburgh. I spoke with reception and they were more than happy to look up train times and talk through all transport options. I ordered room service and it came quickly and the food I had was lovely (steak and crumble). The room was clean and spacious and was really warm, heated towel rails in the ensuite were a treat. There was plenty of choice for breakfast, including some Scottish favourites. Check in and check out was really easy, I'll definitely be booking again if in the area.

    Not a great check in experience and as I'm a single female travelling alone having to park in a "round the back" dark car park was a little scary I used the gym tho which was great and the price was decent My room however was tiny, (I know it was a single but it was still tiny and tired looking) it smelt funny and I could hear everything from the room next door, lots of noise though the night above and on the same floor. I even heard someone being shown to their room at 1.45am and the member of staff apologising to the resident saying they had messed up and would sort it out in the morning but the in and out of the room and slammed doors went on for sometime after this The bathroom and shower was nice and modern and clean

    I checked in here after a long and slow train journey. I had a two day training course in the hotel, and on booking my colleague was advised that only single rooms were available. I wasn't overly concerned. I was then delighted to find that I had been allocated a large and modern room, with a super king size bed, and a good quality ensuite. Unfortunately I didn't have time to visit the spa, but I enjoyed the stay. They course was hard work, and so having a seating area in which to relax in my room was most welcome. The food was great, and the hotel peaceful. I'd not hesitate to book in here should I be visiting for work purposes in future.

    Had a lovely stay at this hotel. It was clean modern and the bed was so comfy. The milks provided in the room were mouldy everyday tho although we loved the hotel the girls on reception wasn't very welcoming and while sitting in reception watching several guests come to the reception as soon as they had walked away they began to talk about them mimicking and mocking them so everyone could hear. They looked so miserable everyday and it made us feel uncomfortable to approach them.

    My room was spacious and comfortable and also very clean. everything in there that I needed including iron, hair dryer, flat screen t.v tea and coffee, the shower was excellent with plenty of power. The staff were friendly and helpful and nothing was too much trouble, there is a bus stop just outside the hotel which takes you straight into the city and it runs very frequently. Myself and a friend stayed there for 2 nights to see the sights of Edinburgh and I couldn't be happier with this hotel it was perfect and I would definitely stay here again, also the breakfast was amazing, a good selection and a great way to start the day. Fabulous hotel.

    The lack of a warm welcome at reception / check-in didn't get the stay off to a great start. There was no "good evening, have you had a good day?" just "OK" when I said good evening and asked to check in. First impressions last. Food in Options bistro was just average. Did Tony Singh really put his name to the mackerel salad? Good quality spacious room with comfortable bed and clean bathroom. Warm cheery welcome from the host at breakfast.

    Was working in this area with a colleague so just a short overnight stay. Check in was pleasant. I had booked a family room single occupancy as it was same price as a double. Room and bathroom both a good size both clean and fresh. Towels and bedding also clean fresh and comfortable. Used the gym early evening well equipped. Ate it the bar had starter and mains good choice and we'll presented tasty food at a reasonable cost. Had early start in the morning so didn't have the breakfast. Had breakfast biscuits and coffee in my room. The hotel does a tale away breakfast for around £3, Coffee, muffin, and fruit. Available in reception. Overall a pleasant stay would come back.

    I should know better I assumed that the £171.00 room for 2 nights would have at least included breakfast and at £11.00 a head made our away stay expensive spoilt the stay shame!!!! however it was my fault but gob smacked the 1st morning to find out I would have to pay another £22.00 each day admittedly we could have gone elsewhere but not a lot around

    Great hotel, We had room 156 which was spacious and the decor was first class. The bed was a queen size with lovely bed linen. Hair dryer, games console, Tea tray with good quality kettle, teapot, cups and saucers. Bathroom again first class with fluffy towels etc. Hotel staff very friendly and helpful. Breakfast was excellent. Swimming pool ang gym again first class. Nice area. Walked into Portobello which was nice. We will be back again.

    I was at the hotel for a weekend Society gathering of about forty people, and the hotel looked after us very well for the most part. I would say that some of the food was disappointing although most was good enough. Serving the same veg selection for the meat and fish is lazy; cauliflower and roast potatoes don't go with salmon in my opinion. The wine-list was poor, and none of the people at my table were able to find a halfway decent white wine. The meeting facilities were very good. The bedrooms and beds were huge. The floors were very creaky. Staff generally friendly and helpful, but one young barman could do with more training. Location excellent for access to the A1 and to Edinburgh. I think I would rate this hotel 3 for a holiday, but give it 4 for a group function such as ours.

    Spent two night here on a visit to Edinburgh. The room was spacious and the bed was comfortable. Breakfast was excellent. The only issues were with communicating with some of the hotel's staff whose grasp of English was not all it might be.

    We didn't know about the pool and spa when we booked, and what a great surprise! The price was the same as we've been paying, up and down England and Scotland, but we've never come across a pool before. Looks like the hotel has cleverly added a fitness center open to the public to its amenities. I noticed the fitness classes are all stacked in the middle of the day, so hotel guests won't have to share morning and evening times (which is generally when guests would be around). Slipped into our bathing suits and spent a relaxing hour in pool, spa, and sauna, then splurged on a room service meal. The food we had was quite good: a tasty pasta with smoked salmon in a cream sauce, a similar creamed salmon over a jacket potato, a pizza. Five stars on that. The room was clean. We had more space for the three of us than we've found in most hotels on this trip--an extra annex with couch in addition to the wall-to-wall double bed plus single room. Beds were comparable to others in same price class--new, but somewhat lumpy inner spring mattresses. Only thing keeping it from a five star review. Four and a half stars. Great for the price.

    The start of our Scotland driving tour began in the wonderful city of Edinburgh. We chose the Best Western Kings Manor as our base for several reasons, mainly being the car parking option and the Best Western affiliation. We arrived early evening and the area is pretty indistinct, though the hotel was readily found. The car park was pretty full but we managed to find a spot some distance from Reception. Initially check in though quick, was a little impersonal and not hugely welcoming. However further experience and dealings with Reception were much better and they proved very accommodating and helpful. We had been upgraded to a larger room due to lower occupancy and this was appreciated even if not necessary. The room was large and comfortable. To watch the television you needed to be sat in the comfortable chairs provided, as from the bed it rather far away to be able to be watched properly. The bed was very comfortable and throughout our two night stay we never heard a sound, so sleeping was very sound. We did not use the hotel facilities other than a drink in the bar, but what we saw looked very good and reasonably priced. There is very little in the immediate vicinity, but with car there several options near enough. The hotel welcome pack in the room provides some detail and Google much more through the free Wi Fi provision. We caught a bus in to Edinburgh, having bought a day pass at the hotel's reception desk. This was a very useful option and very well priced. The bus stop was just outside the hotel and we easily found our way back later. If you want the heart of Edinburgh and maybe the nightlife, then this hotel maybe not the ideal choice. But if you want easy access to the city yet the ability to later escape the hustle and bustle, then it a good option. We enjoyed our stay, but it was but the beginning of a varied and most enjoyable Scotland tour.

    Very warm welcome on arrival, check in very quick and efficient. Bedroom was massive,comfortably furnished with an enormous double bed, tea/coffee making facilities, iron & ironing board etc a virtual home from home. Bathroom was well fitted with both bath and power shower, minimal toiletries supplied but plenty of hot water. Dining at the hotel you have a choice of Lauders restaurant or the Bistro, we dined the first night and Lauders and enjoyed it however felt that it was quite a limited menu, the second night we dined in the Bistro and the menu is a mixture of fine dining and good quality pub food, in both restaurants the service was excellent. Breakfast was equally well presented with plenty of choice and the food was well cooked and warm. Leisure facilities, we used the swimming pool, steam room & jacuzzi and found each to be exceptionally clean and very well run. The hotel is situated in a residential area with no other shops, pubs or restaurants near to hand but the bus connections into Edinburgh are excellent.

    Unfortunately our company went through a travel company put me up in this so called TRADITIONAL hotel or as it should be honestly labeled OLD hotel. The floors in my room are sloping ancient creaking floor boards keep you up all night as people either walk past your room at 12.20 pm and then you are woken at 6am with the room next to you with SURPRISE extremely squeaky floor boards. I was appalled with the dimly lit car park with signs all over it that car parking here is at your own risk. Whilst I understand that this is common practice across most hotels, most hotels have a better and brighter car park with cctv? When I mentioned this to staff it was a generic and slightly short toned "that's the way it is in most hotels". I then seen the size of the room I was booked into I went back to reception and pointed out that the bedroom wasn't a standard bedroom in any hotel i had previously stayed at (please see attached pictures) have checked out and canceled my second night at the hotel and would rather do a 150 mile commute than stay in the same room.

    Super facilities with a good bistro, bar and restaurant. Rooms are a little dated and some on the front can be noisy. However, staff are superb and they have a great fitness centre with a good sixed pool. Very close to the coast, but with good train, bus and taxi links into the city

Bus stop just outside the hotel great for going into the city saves on parking .We were staying as we were going to the racing in Mussleburgh again super and handy for this. Would use again

    This hotel was a short bus ride from Edinburgh's attractions. The room was lovely and large. Evening meal was very good but on 2 nights very slow service. The continental breakfast is not worth the money. No cheese or cooked meat. Didn't have breakfast on 2 mornings because not wasting money.

    Other half & I are members here of the club so after a hard soak in the jacuzzi, a couple of lengths in the pool & a nice sauna I was ready for a snack lovely restaurant, reasonable prices & good service, I had a cracking plate of nachos well enjoyed & a panini to follow well worth a visit with friends for a catch up or a nice meal with the other half

    We were impressed with the quality of the disabled room and the fittings, but given the choice of two restaurants in the hotel, disappointed with the pricing of the food which we found expensive. Of the four disabled parking bays in the hotel's car park, only one was close to the reception door, the others at a distance that meant dropping off my wife and parking up later; I found not siting the disabled bays immediately by the door extraordinarily poor. The room, however, was very good, although the bed was not to our personal choice, giving us both backache.

    Our double room was very well appointed with flat screen T V, WiFi, coffee/tea making facilities, excellent en suite and an extremely comfortable huge double bed. We had a perfect sleep each night. The buffet breakfast was superb with a very wide choice. Everything from Haggis to fruit juice, and dinner was second to none with a different menu each night. All the staff were cheerful, friendly and very efficient and always ready to help. It is too difficult to mention any particular member of staff, because they were all so very good.

    Hotel 10 minutes walk to Portobello beach and town centre. The room was clean and spacious with a huge double bed. All staff were friendly and very helpful with useful tips for hotel guests who were not familiar to this area. We ate each evening in the Option bistro( a relaxed atmosphere) where we found the choice of meals and drinks adequate ,reasonably priced and of excellent quality. We travelled on the local bus each day to the centre of Edinburgh,£1.60 each way ,a bargain . The Spa facilities with the keep fit equipment and indoor swimming pool were a bonus to all visitors. I would certainly recommend this hotel for comfort and good value.

    Went for our anniversary. Breakfast was appalling as if they had boiled bacon and sausages. Rooms were dated and floors are very squeaky. The pool area was nice. Easy to get into Edinburgh for the Fringe 20 mins by bus or £11 in a taxi. The staff were brilliant very helpfull if you don't know Edinburgh as we didn't. But everything else for £150 a night was way below par.

    Stayed last night. Fabulous room with glimpses of the Firth of Forth. Very clean, loads of hot water, HUGE bed! Breakfast was very good and although there were 2 coach parties in it wasn't evident. Easy transport to Musselburgh for the horse racing, Edinburgh and the A1.

    We were visiting from Australia and renting a house within walking distance of the hotel, so we did not actually stay the Hotel but we did use the Restaurant and Bar Facilities on many occasions over a 3 week period. We found the staff to be very friendly and helpful and the Service was delightful with a lot of friendly banter. We also met my husbands family their for lunch and they were very accommodating by providing a small private area for our use. The food was of a very good standard and the choice of wines was also quite extensive. I loved tasting some of the "house" whisky. I hope to return very soon and would recommend this place.

    Used this hotel on a coach trip to go see the Tattoo. The hotel is pleasant enough and the rooms clean along with the adequate en suite. My meal on the first night (Friday), was lacking most of the ingredients that it stated on the menu and what was served was piled up on the plate. The waitress was helpful and did manage to speak with the chef who sent another waiter round with some cheese. 2 small pieces of sundried tomatoes were also added to the plate and a bowl of mixed olives (not fresh), were also brought. The following evening at dinner I chose no to have the bread roll but then changed my mind when my starter was brought, the waiter questioned if I had already had a bread roll!!!! I was the last one on the table to be served and the waiter said that someone on the table had changed their mind regarding the meal and it felt he was inferring it was me. I told him I had not changed my mind and he retorted 'some one did'. On the first evening 40 guests were squashed into a small windowless dining room when there was a large dining room not being used that looked out onto the front garden. The chef who was on duty on the first night should have had the manners to come out and apologise for the food or lack of it that he sent out. Not sure I would choose this hotel if I was booking individually.

    We stay at the Best western Kings Manor a few times each year and again this was a great stay, all the staff are very helpful and the club rooms are so comfortable, great food from the new menu which can be eaten in bar or restaurant. The leisure pool area is very relaxing and nice for the wife chill out. Enjoy yourself book a room AT THIS GREAT FAMILY RUN HOTEL.

    Stayed 3 days there. Rooms quite small with strange views and circumvoluted corridors ( hotel is a central building apparently extended many times). Strangest of all is the breakfast setting where buffet is quite limited and seating quite awkward ( chairs too large for tables ) Access to gym and swimming pool ( 20m) and large parking a plus.

    Stayed at this Hotel on a 2 night coach break to visit the Edinburgh Military Tattoo. The rooms were spacious and, in most respects, clean. There was a slight cleanliness issue in one of the rooms, but this was quickly and efficiently dealt with, so top marks for that. Our party had four rooms, of which three were stiflingly, unbearably hot, but the Hotel provided room fans. The building is a converted Convent, with certain parts having been built in the 1540's, so it has an interesting layout - two or three steps every now and again, with lots of twists and turns in the corridors. There is a lift, which is convenient for most rooms. There is an excellent fitness centre/gymnasium; a good sized swimming pool and a jacuzzi poolside. The only criticism here is with the Ladies' changing room - it's a lovely big area with lots of doors, but no notices to say which way to the pool; we nearly found ourselves wandering back into the Hotel in our (dry) swimwear!!! The staff throughout were excellent - friendly, professional and efficient. All in all, apart from the over-heating problem, a good night's sleep in comfortable beds and with reasonable food for breakfast and dinner. We would stay at this Hotel again.

Plenty of parking spaces, friendly & informative staff, good food in the bistro & for breakfast, very clean & comfortable room, use of leasure facilities - pool on the cool side, but one of the best spa pools I've been in. A ten minute walk takes you to a lovely sandy beach.

    This is a great property with full amenities. The staff were very helpful. I arrived at Edinburgh Waverly Train and called them to ask for best way to get there. They told me to take the bus and which bus number. That was really convenient since the bus stop is right across from the hotel. I was tired and overslept the next morning so I ordered room service.     Stayed for two nights while visiting Edinburgh. Hotel is not the easiest to access tourist sites. Although the bus stop was a few steps away we spent a lot of time in transit. The beds were lumpy and hard-- not recommended for anyone with back issues. The "business centre" was a computer on the end of the reception desk. On the positive side, the front desk staff could not have been more pleasant and accommodating.

    My friend and I meet up at the Kings Manor for lunch every Monday. The food is excellent and the waitresses are very friendly and efficient. I can recommend the panninis especially the brie and cranberry. The Lounge area has just been redecorated and the colour scheme is perfect blending in well with the furniture. You can drop in to the loung anytime for a coffee, tea or just a drink.

    Stayed 2 nights on a business trip and due to its out of town location I decided to eat in the restaurant. I never expect gourmet standard food at this level of hotel, but I do expect some culinary competence backed up by an attentive level of service when I am being relieved of a quantity of cash. I didn't bother with a starter and went straight for a main from the limited menu. I chose a grilled chicken breast with lentils, chorizo and a red wine jus. I enquired if it came with anything else - maybe some vegetables? The waiter didn't know but assumed it did and made no effort to find out. To accompany the dish I asked for a glass of Malbec. A glass of Pinot Grigio arrived. "I asked for Malbec", said I "That is Malbec" "No it isn't - Malbec is red, this is Pinot Grigio which is white" "It's white Malbec" "There's no such thing, take it away and bring me someone who knows what Malbec is" Off she went with a huff and eventually someone else arrived with a Malbec. Then the overcooked, dry, hard and very tired piece of chicken (or it could possibly have been a sandal of flip flop sole), arrived with a few tiny bits of chopped up chorizo and a grey splodge of lentils drizzled with some oily substance. Steamed veg? No such luck. The cheeseboard was OK although I had 2 oatcake biscuits on the first evening and four on the second. Maybe I should have been allocated three on each night and the kitchen staff found counting a little daunting? I think the dish was really a bit of a laugh because the Fringe was on.... (Let's give the Sassenach a cooked flip flop...he he) Needless to say I will avoid all Best Western hotels in future

    Its so easy to make guest with children happy - you give them some pens upon check-in (probably valued at 50p), children are happy, parents are happy... And its a sign of a reasonably well managed hotel. So it is. Rooms are ok. Excellent pool facilities. Very convenient to get to downtown. Everything fine (though it is not a luxury hotel and doesnt pretend to be). Also very affordable (despite Fringe).

    We were looking for a local hotel with a private dining room for a significant birthday meal and remembered that Kings Manor had done us proud for a 60th wedding anniversary meal for parents. They had a perfect room for the occasion and we had a great time. Food was excellent and service brilliant - coped with young children, bought cake, special wines, etc. Not cheap, but good value. Thanks KM!

    Receptionist upon arrival was a true delight! Location is a little off track but city bus stop out front gave access to downtown. Room was comfortable but also in need of some attention ..perhaps in the throws of upgrades? Elevator system is nutzo and makes this difficult for wheelchairs: it lets you off at a half-floor so you then go up or down 5 steps?? what's the point of an elevator? Nice bathrooms. Good internet. Great breakfast (£11 extra ??) Ample free parking. I'd be happy to return here.

    On arriving at the hotel we did not receive a very friendly welcome, having booked online a large double room, the receptionists queried that it was booked only for one person, was this a problem? There were 2 of us for a large double room? The room was excellent and we went away to celebrate our friends birthday in Portabello. Our friends had told us how good the food was at our hotel so we were very disappointed with the buffet hot breakfast that had cheap sausages and greasy bacon. My husband could not eat his, he noticed you could order something else so he asked for a kipper. The member of staff was then very embarrassed to tell us that as it was now passed 9.30 it was too late. She did then go away to see what she could do. I returned to my room as it was very hot and crowded in the breakfast room. My husband waited but no kipper appeared and he could not find any members of staff so he returned to the room. The lady who delt with our complaint was very pleasant but as for the other members of staff you were made to feel that you were a nuisance . We have stayed at many Best Weaterns around the world and always rated them highly, sadly not this one.

    This hotel was a last minute booking. Required accommodation local to City, & Musselburgh This location is ideal being central to Portobello, (Edinburgh' beach) as commonly called. Nice all round hotel with parking on site Reception is manned 24 hours, adding the personal touch Bar offers reasonably priced drinks. bistro Bistro in nice and relaxing A leisure centre with a nice "swimming pool" My particular bedroom, just happened to be a "honeymoon suite" Four poster bed Well fitted storage space and usual expectations to make that "stay" all he more pleasant Separate bath & shower cubicle Located on the 3rd floor , room 352, Glenisla Room' All in all a very pleasant stay I would certainly return based upon my very recent experience.

    I have stayed here on 3 occasions recently for business reasons, booked through my company's travel service. The first room I stayed in was surprisingly spacious and comfortable, but remarkably hot despite the weather outside. Surprisingly there is no A/C system in the bedrooms (at least none that I have seen) so I had to resort to opening the window and borrowing a fan from reception. The restaurant food is satisfactory - a nuclear laksa on one occasion, but last week my steak was very good, cooked perfectly and with crispy chunky chips. The bar area is outdated but spacious enough. Friendly staff, very helpful and accommodating The major disappointment on 2 instances has been to arrive in good time for breakfast to find the restaurant full and I would have had to wait for a table, but as I had taxis booked to take me to work, I ended up having to take some breakfast items to my room and use the in room coffee supplies. Very much less than satisfactory.

    We stayed at King's Manor for 4 nights just for a mid-season break as we are in the hospitality trade too. The Hotel was in a convenient location, just off the A1 so easy to find. The Staff very friendly and efficient and there was a lovely ambience in the light and airy reception area. Our room was very good indeed, equipped with everything you would need and the bathroom larger than in most hotels. Everywhere was spotlessly clean and the shower curtain rail was curved so plenty of room to shower without clingy, wet curtain! Other thoughtful touches, a clothes line over the bath and a nightlight in the bathroom. The guest information was exceptionally well presented and most informative. We ate in both the Bistro and Main restaurant - again the staff were efficient and friendly and the food delicious. The full breakfast looked good but we had opted for the lighter continental. One small thing, this erred towards sweet things, so not too good for diabetics, so the waiter kindly brought me some cheese. We felt it said a lot about the Hotel that Guide dogs and their owners were training the re and it was a privilege to see them in action. There is ample on-site parking, guests have use of the spa facilities and there are frequent buses to the City just yards from the main entrance. The beach at Portobello is just a comfortable walk away.

    Easy access to downtown via bus and train. You may purchase the all day bus pass at the reception for 4 pounds and won't have to worry about having the exact change of 1,60 each time you ride the bus. You may store your luggage at the hotel while exploring the city. The elevator is ample enough to hold several people and all luggage. There is a 24 hour supermarket/department store nearby accessible on foot or by bus. There is a gas station there as well. The dinner is the restaurant was better than those had in town. We recommend the monk fish and the venison burger. The staff is very accommodating. The pool is adult swim on the weekends from 8-10pm. Lovely.

    after booking a stay in Edinburgh to celebrate my 70th Birthday YES 70! the hotel upgraded us for the duration of our stay. We had arranged a small celebration meal for family members. The event went like clockwork with staff serving and clearing without a hiccup and at the right time. We were even allowed our own wine without a corkage charge even when it was only a few bottles. Full marks for a great reception and service from all the staff.

    Family visiting our family in Edinburgh. Hotel room was very nice and clean. My elderly mum always feels the cold and it was good we could turn the radiator up in the room. The breakfast could've been cooked for a little longer however it tasted fine and set us up for the day. We didn't use the leisure facilities but we had a good look around. The pool looked very good. We will be going back again and looking forward to the next weekend break. Great for local transport up into centre of town

    Very friendly and helpful staff here. Parking is ample but can be a bit tight. Good bus service available for easy transport into Edinburgh centre. Not much around the hotel itself so unless you are staying here as a base camp it can be a bit limiting. Facilities are all clean and tidy and in good order. Although there are two primary lounge bar / restaurants we found them just a bit spartan but the food was okay. Nothing was particularly 'stand out' for us here apart from the great staff and what makes a good hotel is its staff.

    we stayed here in april and found the amenities ideal, ample safe parking, busstop just outside the door to take us into the heart of the city in 15-20min, anice cosy bar, a decent restaurant with a good quality albeit limited choice of dishes and large rooms with all the extras thrown in, the beds are huge! we returned with relatives from Belgium last week and they also found the hotel super. the lady who meets and greets at breakfast deserves a special accolade, a real Scottish ray of sunshine to welcome us to our table, management do not let her go, she is great and we love her!! we will be back, in the words of the big fella.

    The Hotel is old but has been updated. There is a Lounge and Restaurant where the food is decent. The rooms are clean but small. If you plan on needing to check in before 3 pm I would recommend calling ahead to confirm that the room is ready. There was a large student group staying on the same floor who spent a lot of time in the hallways talking.

    I recommend this hotel to anyone visiting Scotland. We stayed here the first two days of our vacation and it was perfect. It's just outside of the city and it made it much easier to find when driving from the airport. Plus, they have a big parking lot so I didn't have to worry about finding parking in the city or paying extra for a parking garage. They even had two bus stops right on the edge of their property so it was easy to get into the city. I'm from the country to public transportation tends to make me panic but it was very affordable and easy to figure out. I recommend talking to the front desk before setting out. The rooms were standard European hotel rooms. We had a twin room above the restaurant. It got a little loud in the mornings but it wasn't anything too bad. The bathrooms were newly renovated and luxurious. We did eat at the Bistro and had a very enjoyable meal. I highly recommend the soups. They were filling and very welcome on a cold, drizzly day. Overall, the hotel had plenty of room for two weary travelers and a great location. I recommend it for other travelers and would visit again.

    I stayed here with my 2 children in a triple family room and it was perfect, large, clean and very comfortable. the hotel facilities were excellent, the onsite Bistro was reasonably priced and the food was decent. the pool was large and the kids had so much fun it was a tad chilly for my liking tho. The lady on reception was friendly and really helpful. I will without doubt return to stay here again this summer.

    Stayed one night after visiting city. Not much around but hotel room perfect, food good and nice breakfast. Again my pet hate is having to get up to make toast whilst your breakfast gets cold. Why won't they bring toast with the tea? Everyone is up and down from the table bumping into one another. For £11 I think this is a bit much.

    Stayed on 9th July for 1 night. 4 Adults and 3 dogs. The staff and the hotel were fabulous very friendly and welcoming to us and the 4 legged guests. Nice wee touch with the dog biscuits and the do's and Don'ts. Rooms, facilities and restaurant were excellent and we look forward to staying again, hopefully for longer next time. Isabel Findlay

    We stayed at the Kings Manor with our 1 year old daughter. Good price for a hotel with leisure facilities - £105 for the night which is good for Edinburgh where accommodation tends to be expensive. We liked the location - within walking distance to Portobello where we spent the evening. We didn't intend going into the city centre so we're happy to be out a little bit but it's not far at all (about 5 miles). It was around 20mins to get there from the zoo. The hotel staff were friendly and helpful, there's free use of the leisure facilities and the food was good. We had a snack in the bistro (nachos) - really tasty and good value for a big portion. Breakfast in the morning was really nice with loads of variety. My only negatives are that the room we were allocated was only accessible by going down some stairs - not ideal with the buggy, and all baby change facilities are located in female-only areas - not ideal for when husband went to change our daughter without me. Our room was ok - nothing fancy but clean and as expected for a decent 3 star hotel. Leisure facilities were nice and clean. Would stay here again.

    Stayed here for 2 nights for a visit to Edinburgh, because we found a good deal on the room. Accommodation for 3 adults can be tricky to find at a reasonable rate! The club room was perfect for us, plenty of space in both the room and the bathroom, and the free highspeed internet within the room (no trailing down to public areas!) was a real bonus. Couldn't really fault the breakfast-good selection although sometimes a buffet breakfast can be cooler than one of our party likes! All staff very helpful. Fitness suite was good, 20m pool is better than is often found at hotels. Only reservations are the soulless lounge bar- we took our drinks up to our room, it wasn't for us, and the distance from the centre or any other amenities. Regular buses outside, and taxi (£11-40 to Holyrood) help, but other than a walk to the beach nothing much in the vicinity. I'd go back though!

    Stayed at the hotel with 5 friends as an ideal hub for a weekend in Edinburgh. The rooms were clean, spacious, modern and comfortable and superb value for money. Bus stops right outside the hotel and only a 20minute bus ride into Edinburgh city centre. The breakfast was delicious, the staff friendly and hospitable. The gym, pool and saunarium were all an added bonus!

    Our fifth visit to King's Manor, room was large, comfortable and clean. Although they had a wedding reception the same evening, service in the bistro was good. We had visited 4 times before with our dog, and this time they presented us with a ?doggy pack?, consisting of a dog chew, some do's and don't, hints about local dog walks, and a poop bag.. a thoughtful touch! Set on the outskirts of Edinburgh, it is easy to reach from the A1 and the Edinburgh by pass.

    Just get out of Edinburgh Waverley station and take a 44 bus for 20min to the hotel literally, although not in the central city but still able to access transport very easily. Hotel is kinda small but it is comfortable and the staff are all helpful and also great behaviours. I would recommend this hotel for anyone visiting Edinburgh. The hotel looks like always to the refurbishment as my room bathroom looks like recently done some work on, so expect the room has not much flaw.

    We stayed for 2 nights in June with our Golden Retriever. It is a super hotel, accommodation, food and cleanliness excellent. We were in room 89, on the ground floor which was a very spacious room with a very large, comfortable bed! Dogs are not allowed anywhere except your room and the reception area, fortunately whilst we were there it was hot so we ate outside. As there is a tiled area in the bar I feel it would be better if dogs were allowed there also.

    Stayed here for 1 night while at a work thing. Room was large, clean and very comfortable. Absolutely no complaints. Ordered room service for dinner and it arrived quickly and was lovely and hot. Breakfast and lunch were also excellent, very fresh. Food prices were very decent - pizza with two toppings was about £7. Free Wi-Fi. Plenty of free car parking.

    The hotel is fantastic. Rooms : although staying in a single room it's modern comfortable and well decorated with flatscreen tv and WiFi Food: the food on offer is fantastic, great choice for breakfast (buffet) and the menu for evening meal had great choice. Facilities : great WiFi signal throughout the hotel, gym and pool attached to the hotel which is great and a lovely hotel bar. Staff: always eager to help, nothing seemed to much trouble. Overall : Hotel is in a great location, not far from city centre attractions, great food and friendly staff. Fantastic value for money, I would have no hesitation in recommending this hotel 5*

    I have mostly positive things to say about the hotel and some slightly negative with some suggestions. Firstly, when we arrived, which was early, the reception staff were wonderful checking to see if our rooms were ready, which they were so we checked in about 12. The rooms were joined as we were travelling with our daughter and two grandsons one of which is disabled so we needed to be close, we had a joining door which we could have had unlocked but chose to keep it locked. The rooms were wonderful, really large with our room having a queen size bed and also a single, really clean and with everything you would need. The bistro where we ate each night was next door to the bar. The prices weren't too bad and the food nice, the second nights food was better than the first, we would recommend the rib eye steak and steak and Guinness pie. The staff were fantastic there also, especially Robert who served us both nights. We had breakfast on the first morning and the full Scottish was everything you would need. Just one complaint here really we would have thought for the price we paid for the two nights that breakfast should really have been included. We also took our grandsons into the swimming pool on the Sunday morning, they enjoyed that immensely as they are both water babies. My husband asked for a towel but it was so small he ended up going back to the room to get our bath towel that thankfully we had brought with us. Perhaps the towels could be larger? We were going to take them to swim this morning, Monday and extremely disappointed, especially our disabled grandson who didn't understand that he wasn't allowed in the pool until 9 o'clock, we really don't understand this. Breakfast finished at 9.30 we had to check out at 10.00 so this didn't allow us anytime to take him for a swim. We were told that these are the rules but why couldn't he have been allowed to go in the children's pool that way he wouldn't have disturbed any paying gym members, perhaps this can be considered. We chose this hotel especially because it did have the pool so that we could keep the children amused in the morning, so I would recommend that anyone with children contemplating this hotel to check this out before they book. I would also suggest checking out the licensing laws in Scotland which don't allow children in bars unless eating and as the bar at the hotel (as far as we knew) didn't serve meals they couldn't go in the bar. A suggestion for the hotel I would make is to have an enclosed playground for children so that they could be kept amused, we did walk around the outside of the hotel and found plenty of places that this could be located. On the whole a nice hotel but didn't really seem to be child friendly unless you wanted to sit in your room with them from early evening, which we did.

    This is an older hotel, obviously converted but the room was spotless and the bathroom sparkling. Breakfast was an extra charge and included both hot buffet and cold continential-style food. For the bravehearted there was blood pudding and haggis on the buffet too! The room was very quiet. The front desk staff were all helpful and friendly. There is a bus stop right outside the front door that will take you to the town center for only £1.6. Soooo much easier than trying to drive and park in town. We didn't know about the bus when we booked but were glad to use it.

    We started here for two nights on a tour of UK. The rooms are do large you could get lost in them plenty of hot water for a shower. Beds are firm and very comfortable. My only grumble was breakfast we where sat so close together you couldn't get out to get food. Breakfast itself was just average not a lot of choice Overall great stay and would be this hotel again

    This is a mediocre hotel, overpriced for what it is. The room was characterless and in the bathroom the lavatory was so close to the wall you were jammed against the tiles. The bath was tiny. As a place to stay for a night if you couldn't find anywhere else it was tolerable.

    I had a stay over with 2 other friends last weekend, on arrival the receptionist was very friendly & showed us to our room. The room was spacious, clean & beds comfortable. we had an Elemis Spa appointment booked in the afternoon which was fab! again the staff were great! We then went on to have dinner in the restaurant where the food & service you couldn't fault. In the morning we had a buffet breakfast which topped a great stay!

    Had used same hotel in 2015...so more than happy to stay again in 2016. Had arranged early check in.....noon....as wanted to watch Grand Prix on TV. Wi-Fi worked fine....food in restaurant for breakfast was nice.... I like softer fried eggs...but they were alright. Room was VERY clean...king and single beds. bathroom had Bath....shower over. As I said I used same hotel last year...I would be more than happy to have third visit Receptionist helped me get my bags/laptops etc to my room.

    Second visit here in just over a month, huge club rooms, massive comfy beds and excellent service from all staff members. 5 minute walk to Brunstane train station which takes you right to Waverley. Asda near by and Fort Kinniard which has tones of shops and places to eat. Buffet breakfast in Lauders was wonderful every morning and the staff serving were all delightful. Rooms on the top floors feel a lot more private to the ones on the bottom but none the less we loved our stay and we'd certainly stay again.

    Stayed here for a week during a business trip. The staff were all really friendly and helpful, the rooms are big with comfy beds... breakfast was a bit crowded (they were busy) and the fried eggs on the buffet were always a bit past runny. We mainly ate in the bar... good prices but some better than others... the sausage & mash are great, as is the steak & guiness pie. A couple of days we had to wait quite a while before the food arrived... if the company I was with hadn't been so much fun, it could have been more of an irritation... better placed for exploring Portobello and the east side than Edinburgh itself but I had a great stay.

    Stayed on 01/05/16 as a couple. Staff just like last time superb, polite and efficient, we were upgraded to a club room, queen sized bed in quiet part of hotel, EASILY the comfiest bed ever, we slept 10 hours! We were maybe just tired but the pillows, linen, matress was all top notch! If you are an insomniac, 10 sleeps till Halloween, book in here and you will be cured! Next to train station, 7 minutes into Waverley, we paid £24.50 each Sunday night bed and breakfast through my hotel breaks.com, what a steal. Don't pay the city centre prices, stay here! Will be back and will continue to recommend.

    I spend a wonderful two nights with a friend at this lovely hotel. It was easy to reach from the centre of Edinburgh, being only a 20 minute bus journey from the Bus Station. Our welcome was warm and all the staff were friendly. We were delighted with our spacious and comfortable room and well finished en suite. During our stay we took advantage of the free access to the spa facilities that guests are entitled to and loved the pool, sauna and steam room. The breakfast included in our deal was delicious on both mornings with a huge selection of food to suit everyone. We had an evening meal at the Bistro as well as a lunch and were extremely pleased with both. All in all we had a wonderful time and I would happily recommend it and be more than happy to repeat the experience.

    Visited Lauders the i house restaurant within the hotel. Went here for lunch with a friend. Nice atmosphere, friendly staff and not made to feel rushed. I had a ravioli dish with garlic bread and my friend had battered cod and chips. Both were very nicely presented, well seasoned and cooked. The only thing that would have improved my experience was I asked if the ravioli came with a side salad as I don't like eating pasta without some veg. Unfortunately the only option was to purchase a bowl whereby I could visit the self service salad from the salad bar. This cost £3.95 which I felt was steep considering I only wanted a little lettuce and a bit of cucumber or tomato. My friends fish and chips came with a pot of sauce and, wait for it, a small bowl with salad...this would have been the ideal accompaniment to my dish. Feel this could easily have been done for me, even with a small additional charge. I did not want a big bowl of salad! Apart from that it was good food in warm, friendly surroundings

    We have come to Edinburgh for a few days away. The rooms at the hotel are really nice and spacious. Some areas of the room could do with some extra cleaning, like the curtains. Beds are brick hard and we have an electric light hanging out the wall below the "heated" towel rail, that was freezing. Now for the food, we booked room only but decided since we're here for 2 nights, we'd treat ourselves and go into their Lauders restaurant, food was shocking and most of the staff (including the manager) had a didn't care attitude except for Rebeka who although only training couldn't have been more helpful and friendly! They should have more people like her working there. Staff in Bar Zest were few and far between, sometimes waiting up to 10 minutes to get a drink and there was only about 6 people in there with 3 bar staff!!! Wouldn't recommend this!!!

    Myself and my wife have just returned from a great weekend at this hotel. We left our car in the car park during our stay and used the buses which stopped right outside the hotel to get around. The staff were very friendly and helpful, our room spacious clean and comfortable and the breakfasts and meals in the bistro excellent. We did not use the Spa,Gym or swimming pool but the facilities looked excellent. We will certainly use this hotel again and would recommend it to everyone.

    The hotel was great the staff was great. The room was even pet friendly so we brought our dog had no issues. The room was super tiny though felt like we had to climb in the doorway. The restaurant closed early every night so we had to go out for food which sucked cause practically everything in the area closed early except chinese.

    We stayed at King's Manor for one week. We were delighted when we arrived at 10 a.m. after an overnight transatlantic flight to be given an early check in. We have stayed at the hotel in previous years and found the rooms to be more than adequate. We were disappointed, however, in the attitude of some of the staff. Front desk personnel are the first point of contact and a few smiles would not go amiss. We breakfasted one morning with friends, and being unaware that the buffet breakfast closed at 9.30 a.m. were somewhat taken aback when our plates were removed and we were curtly informed that breakfast was over. We were also somewhat taken aback at the assertive and intrusive behaviour (to the point of rudeness) of one of the housemaids who took exception to our "do not disturb" sign. Management would do well to remind staff that guests are "paying guests".

    Best Western Kings Manor is located about a 15 minute walk to Portobello Beach and ocean walk. It is not downtown but the bus line is right out on the street and will get you to the Edinburg Castle in about 20 minutes. The hotel is clean and in good repair. The size of the room was adequate, my room had a view of a parking lot. The shower offered lots of hot water with great pressure (this is Scotland, so there is plenty of water). The front counter people were bright, helpful, and had good humor. The breakfast in the morning is buffet, no offerings were great, but the wait staff were quick to help and seemed concerned to provide great service. I also enjoyed the 20 meter pool and huge spa. Kings Manor is modestly priced and a good value, I would recommend it for anyone who wants to be closer to the ocean and not in the town center. Public transportation made getting around easy.

    Just returned from a short break at the BWKM hotel and enjoyed it very much. The hotel and rooms are clean and well kept. The rooms were spacious and comfortable with free WIFI good speed. Room 83 was very big and accommodated a family of 4 with plenty of room. The leisure complex was also very good with large swimming pool, kids pool, Jacuzzi, sauna and steam room. The breakfast was extremely good with everything you would possible want and of good quality. All off the staff were very pleasant and very helpful. The reception staff were very knowledgeable and helped with our local public transport needs. Would definitely visit again.

    We have recently stayed at this hotel as part of a car group; and we all agreed that this hotel is hard to fault. Food, and servce both excellent, good pint of beer, and the ambience of the hotel is warm and welcoming, Our bedroom was spacious and spotlessly clean. The bed was very comfortable, but we would have preferred feather rather than foam. A spot of positive criticism: the toasters are very slow at breakfast; however this was the only thing we could find wrong. All in all a super hotel, well done and thank you.

    Spent 3 nights recently at this hotel. What a grand and comfortable stay i had. Room was spacious and a huge bed , coffee table good chairs , ensuite of course.. It was so good. plenty tea and coffee supplied. just grand. WIFI free as well. found price for this hotel was very good. Bar was ok , quite a large bar with TV , a fair selection of beers etc and at a fair price. Hotel in such a favourable location for Edinburgh, probably 3 miles from city centre. Close enough . I enjoyed my stay and will certainly stay again When in the area.

    If you book late you might get a good deal but if you are on business you may not want to take the risk of having to pay a premium for a last minute booking. There is a wellness center/spa which gets good reviews but I have never tried it. The bar menu is reasonable and the food quality generally good.

    Family well run Hotel. Rooms very high standard and staff helpful. Got chatting to the locals in the Bar and watching the Euro League Football on the TV. Good local Cask Beer 3 Hops Local Brand excellent. Room quiet slept well.

    I stayed here on Sunday night (3rd april) with my wife and two sons as a base to explore Portobello and Edinburgh. Hotel was in a great location and was on the main bus route for Edinburgh city centre (an all day pass for 4 of us was only £8.50) hotel Staff were friendly, room was spacious and well appointed, breakfast was a buffet and was decent but many items were cold (especially the fried eggs) if the breakfast was better I would have gave this hotel a 5 star but as it was not then I give an overall 4 star, excellent value for what we paid. Would certainly return.

    Nothing was too much trouble for the staff in this hotel. A warm welcome from all of them and Karen the receptionist sorted everything to make our stay so pleasurable, from booking our taxi into Edinburgh to telling us what time the buses run and where to go to eat with such a picky family, Room was spotless and bathroom just the same pity we did not have more time to visit the pool or sauna but with so much to do in Edinburgh every nigh we came back to the hotel all we wanted to do was put our feet up and relax. Hope to say again and would recommend the hotel to everyone.

    Booked for family members to be together prior to attending a family funeral. Staff were very accommodating & friendly. Dog friendly too with our dog given her own check in information. Rooms were spotless as was the rest of the hotel. Beds very comfy - Pity about the showers - very little pressure! Some fresh decor required - evidence of work being carried out. Pool was great too.

    We have an annual visit to Edinburgh at Christmas time and always pick a hotel within a 20 minute bus ride of the centre rather than fight for an expensive hotel in the centre. This tends to drop the price by about 40% for a like for like experience and we do like a good hotel! Good quality rooms with flexible staff and a well appointed spa / fitness centre the only slight hitch is BW breakfasts. No chance of starving, with a good range of cold and hot options. Just a little average, I'd love them to get a better quality haggis and source more flavourful sausages. Their evening meals are ok, but we only have been in once as Edinburgh has many great restaurants to choose from. The upgraded rooms are well worth the small premium. Bus routes have something like 6 an hour, but weirdly you have to get two buses to reach the closest attraction of the Royal Yacht Britannia. But at Christmas time the centre is so beautiful with all the markets and lights, the live music and events - hard to stay away.

    My daughter and I stayed here while searching for an apartment for her. Having driven up from Liverpool and spent the afternoon viewing flats in various locations both of us were pretty frazzled when we got to the hotel, but the plentiful parking, friendly and efficient reception staff, and quite luxurious rooms allowed us to relax quickly enough to enjoy an evening exploring the city centre. The very comfortable beds, great shower and plentiful breakfast served by friendly and efficient staff provided the best possible start to our second day of viewings. This was my first visit to this hotel, but I have already booked my next visit and see no reason I should not become a regular visitor in the future.

    I have stayed here before with no problems and comments mainly are still the same, good food both for evening meal and also at breakfast. Very good value the 2 nights I stayed. Upgraded room as a B/W card holder was of a good size and well appointed. The only problem was the recently changed wifi did not work in my room and despite the best efforts of the duty manager the first night, and his colleague mr Brown on the 2nd night they were not able to resolve the problem during my stay. But as form of compensation I was not charged for my meal/drinks the 2nd night in the restaurant, and also receive an e-mail from mr Brown a few days later saying they believed the problem had now been identified and resolved. What they were able to offer me was a hard wire connection just outside one of the conference rooms which worked fine

    We have a lovely stay here last year and due to go back next week as it is very good value and somewhere we can drive and park for free, yet close enough to go into Edinburgh centre very easily by bus as they stop right outside the hotel. We stayed for dinner, bed and breakfast and got a good price so I base my review on this. We stayed in a family club room which was huge, huge big comfy bed, an extra bed for my 5 year old and a cot for my 1 year old. The bathroom was very new and nice, but I do believe not all rooms are like this as we were in the newer part of the hotel. The corridors are a bit dated but this did not matter as you only walk through. Staff were lovely and friendly and very helpful. We went to the nice restaurant which opened at 6.30 and thought the food was lovely. Breakfast was great too. We used the leisure facilities adjoined to the hotel which was included- this was great, pool towels provided and an added bonus of the hotel for the kids.

    Stayed in the Best Western as this was fairly close to Musselburgh. Hotel very good with only a few minor niggles...the room floorboards were very creaky, and the central heating radiator was noisy....so turned it off ! The room furniture is also a bit dated. Apart from that, very nice hotel...recommended.

    Had a great couple of nights at Kings Manor. The staff were all incredibly helpful and friendly. Breakfast was amazing. Even the fussiest of eaters was catered for. A full Scottish breakfast with everything you could wish for,even haggis and black pudding. There were many options for a lighter appetite too. Fresh fruit, cereals,croissants and pastries. All tended to by a helpful,cheerful team. The food in the bistro took a while to arrive but it was quite busy and we were in no rush. The room was a little chilly on the first night but extremely warm the second night. The room was also very spacious,clean and well equipped. We had a leisurely swim and sauna too. The bus stops right outside the hotel and takes you right into the heart of Edinburgh. All in all,a really pleasant couple of days. Can't recommend it highly enough.

    Stayed first week of March for one night. Plenty of parking. Check in smooth as usual. Room was a club room which are very nice and large. All modern. Staff all very good. Food has a great choice at reasonable prices compared to other hotels. Breakfast was also very good. No noise from any other rooms. Would definitely recommend this hotel.

    We booked a late DB&B deal here and weren't disappointed. We arrived on a beautiful day and parked the car in the hotel grounds while we went off to explore. It was an easy walk into Portobello and Musselburgh. We returned to the hotel at 3.45pm feeling tired out and were surprised that the staff had to check if our room was ready. It was and we were shown to the stairs leading to our room. I was surprised the young man didn't offer to take our case up for us as my husband is not young but it wasn't too far to the first floor. Our room was large and well maintained with a small table and chairs at the window. The bathroom was fine too. The restaurant was being refurbished so we had to eat in the bar area but it was fine and we enjoyed a really nice meal and wine prices average. The service was a little slow but it didn't matter although it would be nice if the staff didn't chatter loudly right behind the seated guests. The beds were comfortable and we slept well until the kitchen fans started at 6am. Breakfast was nice and the staff really friendly. We didn't try out the pool so can't comment on that. Would happily return.

    Had no problems with the hotel and facilities,bus stop outside in city centre in 15 mins,my only gripe is with the broadband/wifi,could not get a signal to our room 253,the hotel got a new system and having teething problems, we had our 2 kids 5 and 2 and like to watch there cartoons but we could not log on and receptionist put us on to the secured line but time got to room it was lost,but apart from that hotel was great

    Have stayed here before hence going back again,had a good stay but was disappointed in the breakfasts,breakfasts here have everything you need but we found the cooked ingredients were not so good this time,bacon was so fatty and the fries eggs were brick hard,we stayed 3 nights so only the last day we stuck to the continental choice as it looked like it hadn't improved,only other problem I encountered was while in the swimming pool even though there are signs saying no jumping or diving in some kids along with the adults were doing this,even though there was an elderly lady with a swimming ring trying to swim, she ended up leaving after only been in 5 mins, this was watched by the guy on reception who kept looking through the window and the guy who was testing the water yet none of them said anything,is this part of their duties,apart from that we will be returning as everything else was good.

    I stayed here with my two young daughters for 2 nights in February. The booking of the hotel was simple, and was a great price. The hotel was easy to find, has a good amount of parking and isn't far from Edinburgh city centre, perhaps 15 minutes by car. The room was very spacious. We had a huge bed that we all ended up sleeping in together, and there was still spare space for another if it was needed. We ate at the attached restaurant (I recommend booking a reservation as it was busy) and the food was really nice. Nice sized portions and not too long a wait either. The bonus of this hotel was the access to the swimming pool. The available hours are 9-7 and there appeared to be no time limit to how long you stay in. We spent 5 hours in the water over 2 days, the kids had a great time in the shallow pool but also tested their confidence in the large pool. Free wifi was also available which was great for the kids using their Kindles in the evenings. The staff throughout our stay were very attentive, the room was kept clean. I would most definitely stay here again if visiting Edinburgh!

    As this was our honeymoon upon arriving to the hotel we received two cards, one from the central reservation team and one from the hotel staff themselves (along with some teacakes) a great touch thank you! The room was very comfy, huge bed and breakfast is to be recommended, with friendly staff. As this was around new year the information displayed around the hotel was very helpful, allowing us to easily find the bus stop for our free bus home on New Years Eve. This hotel is away from the main city centre, but this adds to its charm - lovely walk along the nearby beach on new years day!

    Spent one night and can say the staff from reception to cleaning were fabulous. The location is great and takes around a 15 minute drive into the centre of Edinburgh. Hotel offers free parking and the gym and pool is an added bonus. The only negative I have to what I would say is a great 'family' hotel is children (aged 13 and 10) are not allowed in the bar area even though it was only 6.30pm.

    When I first arrived I had no water in my room but the staff were very pleasant and explained to me that it would not be for long and I was given a complimentary coffee which I was in much need off. And the management kept giving me regular feedback to the situation. My shower In my room was not very powerful but I could still wash. The restaurant was very pleasant and the food was good as well. The only thing I could suggest was that there lentil soup be made thicker with more veg as it was too watery for me but the rest of the food I ate was lovely. The waiter in the restaurant in sorry I can't remember his name a larger gentleman with black hair is a credit to your hotel. He was very pleasant helped me get seated, served and he introduced me to some local beer which was very good. On the whole it was a very pleasant stay and I would definitely stay here again. Thanks for making it a pleasurable stay.

    In UK for a month, stayed here at Best Western for 2 days. This hotel as great facilities, spa, swimming pool, sauna, steam room. Staff here very pleasant and helpful, couldn't fault anyone, the breakfast staff incredible dealing with blinds clients and their dogs. Restaurant here for dinner, food and service very good, staff very attentive. Definitely recommend this hotel, good bus and train service to City.

    Great value. Hotels.com were offering a room for one person in a double for £35 in January 2016, with cancellation until mid afternoon on the day of arrival itself. This is very handy for people like myself who are ill, or maybe people working on an unsure schedule. I suppose it's a good sized hotel, a distance outside the city centre, so these kind of policies are great for some people. I'd booked 2 nights, coming to Edinburgh for the airport, but had to cancel the first due to illness. The room was very good, well maintained, easy to relax in and prepare luggage for a flight very early in the morning. Included hot drinks tray, good for a chilly Scottish winter day. Good free wi-fi. The best thing was to be able to take a sauna, steam, jacuzzi and dip in the cool pool after travelling all day the day before and being exhausted the arrival day. From 6 pm to 9 pm on a Saturday evening, I enjoyed the facilities. I'm sure they helped an ill person, when I wasn't sure if I could fly the next day, never am sure if I can go places, and have had many cancellations. The reception were helpful in ordering me a taxi to the airport the evening before, for a reasonable rate. (Early Sunday morning, so not incredibly expensive, may be much more other times. This really is the far other side of the city to the airport). They also phoned the room to tell me the taxi had arrived, and stood keeping the taxi when I took a while (as I couldn't find the lifts in my morning haze)! I'm sorry I left too early for breakfast, but enjoyed good soup (a little cold) and a vegetarian meal with Quorn in the bar. Lovely main meal - how rare is it to find a place which thinks of vegetarians and includes a Quorn meal? Great, thanks. The only real quibble is that the room information is way off re. dining times. I was told in the restaurant (which had closed) I might only just make some food if I try quickly in the bar or bistro. But this was even around one and a half hours or a bit more BEFORE the room information says the restaurant and bistro close for dinner. And busy Saturday night, too. I thought it was great, late times in the room information, but clearly very wrong. I wonder who has lost a meal because of it, especially when getting here from central Edinburgh can take a while and leave check-ins later for some people. Anyway, thankfully I was lucky and it didn't affect my stay, which was a very good one. Unfortunately only one night rather than two planned. I'd return here if visiting Edinburgh, especially for the leisure facilities which certainly make the extra journey from Waverly Station very worthwhile. Very few hotels in the city can offer that, and with good hours. And I think no others at all for such good value. So if you've been walking around the city all day, there is a train to Brunstane and a 10 min walk. Then you can have the evening in the hotel for sauna, steam, jacuzzi therapy, swimming, and reliable food in the hotel.

    I went to the hotel restaurant on my own for evening meal, they asked me if I had a reservation to which I reply no, they said sorry they are too busy, but enthusiastically directed me to a Chinese take away they said was 5 mins away. I walk over a mile to find this take away, ordered a meal but had to cancel as they did not take card. Walked back to hotel, now a 3 mile round trip, got in my car, glanced again at their restaurant, which was still half empty, and drove 5 miles to find some food. Eventually got back with a terrible take away meal, it was now almost 10pm. I threw most of it away. At that point I thought this is not good enough and phoned the duty manager and told her about restaurant incident. She was not interested in the least. I moved over to the Holiday inn the next day for about the same rate, and its fantastic.

    From the moment we arrived on the 17th January to the moment we left on the 22nd, we had an amazing holiday in this great hotel! The reception staff were so nice on arrival & indeed for the entire 5 days. Our room, 81, was brilliant, massive, nicely furnished, lovely bathroom, peaceful! The breakfasts were lovely, the waiting staff always there to take orders & bring the porridge/tea/toast to your table. Nothing was too much trouble. We dined in the restaurant one evening, superb meal, then we had 3 meals in the bistro which were really excellent! The hotel is really clean and comfortable and so handy to get the no 44 bus into Edinburgh. The car park at the hotel is great, and there is no extra charge. The hotel is a 10 minute walk from Portobello beach, we strode down the promenade, it was a bit cold, but we stopped for coffee at a great cafe called Tides. A brilliant holiday, well done Best Western, we will be back in October!

    My mum and I were here today for a spa day given to us as a gift at Christmas. It was a lovely day, we both enjoyed our treatments & lunch was nice in the bistro. Staff were all friendly. The pool area was nice, I didn't like that we had to keep getting out of the jacuzzi every 10 minutes for it to go through its cycle. It ticked all of the boxes though and we thourally enjoyed it.     Nearly didn't book due to a negative comment on TripAdvisor. So glad I chose to ignore it, Thoroughly enjoyed ever aspect of our stay and would recommend to others. We were a party of six, traveling with our Daughter her husband and two under 5s. So three generations, all well catered for. The staff were brilliant. We ate in both the restaurant and the Bistro, both very good. The rooms are clean and airy. We also loved the spa pool, used it twice over the weekend.

    We stayed at the Kings Manor hotel for one night with two children and had a really lovely stay. The room was a great size compared to other hotels we've stayed in in the centre of Edinburgh. We all loved the swimming pool which was a good size and had a little pool beside the spa bath which meant we could sit in the bubbles and watch the kids play right beside us (aged 7 and 4). The breakfast was good and the waitress asked if the kids would like some hot chocolate (it was a cold, snowy morning!). The pot of hot chocolate was absolutely delicious, a thoughtful extra wee touch. The staff at this hotel were all very friendly and helpful. We will use this hotel again on one of our frequent visits to Edinburgh.

    Had to stay overnight in Edinburgh and, as I'm a member of the leisure club at the Kings Manor, I thought I would stay at the hotel. Friendly staff in reception and straight to my room. Super comfortable extra large bed but my en-suite bathroom was "tired" and I either had boiling hot water or boiling hot water from the taps. Breakfast was nice enough and of course the leisure club including heated indoor swimming pool and gym are excellent. I'd have lived to give the stay 5* but the bathroom in the room just let the hotel down!

    Stayed here for one night on Sunday 27th December. Booked DB&B at a very reasonable price online. Thought we'd have a nice, wee night away, after Christmas, and this hotel certainly didn't seem to be too busy. Check-in at Reception was friendly and polite. Everything was explained. We were asked if we needed any help with our bags. Our room was good - fairly spacious, with a large comfortable bed and well appointed with everything that we could need. The bathroom was small, but again, adequate for all our needs. It was very warm, even with the bedroom window open. We did not use the leisure club next door - we weren't sure if it was actually part of the hotel, or a separate company right next door? This wasn't clear. We booked a table in the restaurant for dinner, but there were only 4 other tables occupied - most people seem to travel into the City of Edinburgh for dinner at night. Our meal was fine - all perfectly acceptable, but nothing fancy or fine dining. Quite easy cooking for the chef. My paté starter did not come with any bread, oatcakes or toast (rather strange) - just paté, chutney and salad.. The waiter tried to serve our red wine in tiny glasses - when we asked for bigger red wine glasses, the ones he brought were still fairly small - disappointing for red wine lovers. The rest of the food we ate was fine - not outstanding, but fine, and good value for money. The restaurant didn't really have much atmosphere. The staff were young, but all were polite and courteous. We had a fairly comfortable night although the room was too hot for us. In the morning, the breakfast was satisfactory. A small buffet serving fruit (mainly tinned); yoghurt; fruit juices; pastries; cereals; and a good selection of hot, cooked items. As with many buffet breakfasts, small, unsupervised children were helping themselves and spilling things on the surfaces and carpets as they went along (not the fault of the hotel). Overall, our stay here was adequate and certainly gave us value for money. I'm not sure that we would rush back, but the hotel is certainly fine for a comfortable stay, close to Edinburgh City Centre.

    Stayed here last night as was picking up my new car today locally . From the minute I entered I was welcomed by two lovely ladies and we had a laugh as well as a professional check in. Being disabled they noticed this and swapped me to a more suitable room. I can't thank you enough for your help, being disabled and being on crutches, wheel chair is hard enough , yet you ladies took,it upon your self to sort me out. Keep being your happy selfs , and your manager should be made aware that you went that extra mile on your initiative and I thank you for that.

    Stayed at the kings manor from 4th until 7th of January as a surprise holiday for my partner on what was our 10th year together and the same since I took her to Edinburgh our 1st year. I organised a manicure in the beauty area attached to the spa as well. The booking couldn't have been easier and on arrival she was thrilled to get this done. I also contacted the hotel stating it was a surprise trip. On our arrival we were greeted warmly by Joanne I believe who was lovely and told us we'd been upgraded but our room wasn't quite ready and suggested we had a drink whilst it was readied. Contacted the team and asked if that it could be made ready. She even came to tell us when it was. And walked us to the correct corridor. When we walked in the room. Well it was huge! And my partner said "wow". After 10 minutes the phone rang and it was Joanne, asking if we were happy with everything and was the room satisfactory? My partner's face told me she was and I convied my thanks to Joanne. What a lovely welcome and to take the time to ask us that was just wonderful. We ate a nice meal in the restaurant and went to bed happy bunnies! Chose to have the continental breakfast which was ample and reasonable we thought although £11 for a cooked does seem a bit high when £7 for all that was on offer would be fine. Chose the bistro on our 2nd night having been at the zoo all day. Oh dear ! I noticed meals were being taken as soon as ready so my pet hate of having cool'hot' food seemed to be safe. Wrong! The staff seemed to disappear as what was clearly my meal was put on the pass. A minute or 2 went by and there seemed to be some discussion about something. The waitress nudge the edge of the pizza as it was hanging over the plate and then pushed the centre of the wedge to push it back down ! When it was brought to us mine was lukewarm as was my partner's. I said I'd like mine hot please but my partner chose to eat hers alone. When a replacement was brought piping hot I noticed the Base was barely cooked and the centre almost raw. I refused it a 2nd time and didn't pay. I'd eaten a bowl of chips for dinner. Not good. My partner had a apple pie which we were told would be fine as she serves it up! But why oh why do restaurants dress every desert with a strawberry? When it's an apple pie it doesn't need it. Should point out I have an allergy to all strawberry fruit or products. She laughed and said all deserts have it on but glad I didn't order a sweet otherwise I'd have been ill on top of being hungry. Shame really because I have to say from start to finish our stay was lovely apart from that. Public transport was frequent and easy. Bus went from tram stop so no issue finding correct bus to hotel. Room was big and quiet out the back and the staff efficient and friendly. Spa was good for most people's taste and my partner enjoyed her swim. Staff nice too. Don't be put off by the hotels location if you can't manage a 20 min bus journey something wrong and a lot easier than driving yourself, although no close by restaurants if you choose not to eat at the hotel within walking distance that we found anyway. Portabello beach close by. Just lovely. We found it a wonderful experience for the most part and only saw 1 member without a smile. Can't be bad !!

    I honestly wish I could have given this hotel a 5* review. We loved our room. We stayed last night in room 86 and we really couldn't have asked for better. The lady who checked us in was polite and phoned us 5 minutes after we got to our room to make sure everything was ok. We booked on a dinner, bed and breakfast deal and our dinner allowance was explained to us. We initially booked for the restaurant but asked to change to the bistro. Perhaps our review would be better had we stuck with our original booking. The food at the bistro left a lot to be desired. My husband ordered Jerk chicken skewers which were grey pieces of chicken with a jerk seasoning flavour (powdery) on skewers (3 of them) sat on top of a couple of limp pieces of lettuce. They were cold and my husband ate half of one. THankfully I ordered nachos as my starter so my husband shared that. The mains arrived, and again mine was ok but my husbands was cold and not very nice at all. Courgette as part of a traditional turkey dinner was rather strange. 1 chipolata was a big stingy! Our waitress explained to us that she was new and we don't blame her but the service was terrible. We had to go and find a member of staff when we wanted a drink and waited an eternity for someone to take our dessert order. While we were waiting for a waitress to appear to give us dessert menus, the table next to us asked to see a manager. They were also unimpressed with the food and service and sent most of their food back. When desserts finally arrived, mine again was great (choc fudge cake) but my husbands sticky toffee pudding was a cold lump of stodge with no toffee sauce. As there was no waitress to be seen, I took it to the bar and was told the waitress had forgot to include our toffee sauce. We were brought another toffee pudding and this time a jug of toffee sauce was included but again, the pudding was a cold, hard lump of stodge and the sauce was cold and watery. It was inedible. We went to the bar to pay our bill and there was a new waitress serving. She mentioned that she had been made aware of the problem with the toffee sauce and asked if the replacement was ok. We explained all the issues to her and she offered to take the items off our bill. I told her it was pointless as we were on an allowance which wouldn't be returned to us. The table next to us were paying cash so while that was great for them, because we had paid upfront we weren't entitled to a refund. I disagree with this policy. A refund for poor service should apply regardless of when you pay. The member of staff (i'm sorry I can't remember her name, she was very helpful) gave us an ice cream to take to our room as way of an apology which was about all she was able to do. During our evening at the hotel the staff were again helpful. We ordered drinks to our room and they arrived quickly and the member of staff who brought them was great. The following morning we were woken at 9am by a member of the housekeeping staff rattling on our door then letting herself into our room in order to clean it. Fair enough we didnt have a do not disturb sign up but we didn't think this was necessary since we were checking out at 11am and the room would have to be cleaned then! When the staff member realised we were still in the room, she left. 3 different members of staff knocked on our door and asked to clean the room after this. Each time we said we would be leaving at 11am. We felt like we were being pushed to leave the room early in order to let them clean the room so they wouldn't have to come back. The final member of staff knocked at 10:50am and said he would really need to clean the room so we just left at that point. My husband took our bags to the car and I checked us out. There were 2 members of staff on duty and we were served by a female. She managed to give me my bill and take my payment without uttering a single word to me. I am sure it was the same lady who checked us in so I was quite surprised by this rudeness. I had intended to bring up the housekeeping staff chasing us out of our room at that point but didn't get an opportunity. The other member of staff on reception seemed to notice that the female member of staff hadn't said a word to me and when I shook my head in disbelief at her and walked away, he shouted thank you. We did have breakfast and the choice was excellent. The staff were friendly and helpful. So yeah, the rooms are fantastic but the food and service is hit and miss. I really wish I could have given a better review as we were so optimistic.

    Visited Edinburgh for the Hogmanay celebrations and stayed at this hotel for three nights from 30 December 2015 until 1 January 2015. Friends stayed here in 2014 for Hogmanay and recommended staying here. My friends explained to me that this hotel is family ran and has been for some time, and that it was well looked after. I thought I would give it a go and so booked around the same time. The location of the hotel is somewhat out of the way a little if you were to utilise the public transport which stops right outside of the hotel, this takes 20 minutes roughly. This costs around £1.50 per journey and if you are to use the service you are to have the correct change otherwise quite simply you aren't going on, or you pay over the necessary amount and receive no change. That being said, if you do wish to be away from the hustle of the city then it is a perfect location as the hotel will offer amenities that other hotels within the city do not supply, such as swimming pool, jacuzzi etc, of which are to a high standard. Onto my visit...I called ahead on Wednesday 30 December 2015 to explain that due to transportation issues I would be checking in later that evening. Caitlin who I spoke to on the phone was very helpful and explained not to worry. On arrival, it was Caitlin who checked me in, and I arrived with my two friends who were staying at the hotel also. I was asked to pay the full amount on check-in which was fine and was presented with my room summary, as to was my friends. Now quite wrongly I looked at the price that they had paid compared to the price that I had paid and there was quite a difference for the time that we were both spending here. I paid closer to £400.00 for three nights, whereas they were closer to £300.00. I was told how much breakfast would be (£11.00 per person), given my room key, shown to the lifts and off to my room. All was fine and I was relatively pleased after a very long day. My intention was at the time of booking to go for either a twin room or a double room, I had read the information on the website given that they were described as modern en-suite bedrooms with flat-screen TV, Freeview, free Wi-Fi, telephone, hair dryer and coffee & tea making facilities. Great, sounds fine, my partner was joining me the next day which was fine and the beds could be pushed together. I questioned on entering the room how modern that particular room was but thought very little of it. All within the description was fine, it was clean and tidy and although there was no hair dryer, nothing was an issue. New Year's Eve our friends asked for us both to pop up to their room to which we did. They ordered a double. I was absolutely astounded at the quality of their room, it was spacious, extremely modern and a really nice room to be in and stay. It was just as described on the website and the website's photographs of the rooms. Completely different to mine. And to add absolute insult to the experience they had paid less for that then I paid for ours and it was booked at the same time! Now, on return I considered this position further, whilst it was clean and friendly we did stay in the 1840's Country House, which holds most of the single rooms within the hotel. Only we didn't order a single, I regrettably ordered a twin, if I would have known at the time of booking that the rooms would have been that different then I probably would have just gone straight for a double, or thinking again booked to stay in the city for the same price I paid. All photographs seem to be of the new part of the hotel and the new layout of the rooms decor. I attended the breakfast service for £11.00 in order to see whether it was as I had seen so far, and I would say that it was quite fine. Nice choice of cereals, fruit, toast and the buffet breakfast has all the relevant items. Nothing seemed too much of an issue, just remember to get your moneys worth. I would like to finish by saying that this hotel was good, it's a hotel that is clearly taken care of and the facilities are fantastic. My only disappointment was that I paid higher for a room that was of a lesser quality than that advertised within the photographs, and of that I seen for myself in my friends room in the extension of the hotel. The price I paid would have suited a room in the city, and I would have been very pleased to pay the price my friend did for his room as it was excellent and as advertised. My advice for those reading this review, please do not be put off attending, it clearly does get very good and excellent reviews and you can see why, only when booking be sure to obtain a double and if you can ask to stay in the new part of the hotel as shown within the professional photographs on here. Would visit again, and all the very best to the Solley family for the forthcoming year. Visited December 2015/January 2016.

    Booked this hotel for hogmanay, via booking.com and got a very good deal, the hotel was very clean, the staff were very helpful and friendly and the room we stayed in, was of a decent size, clean, comfortable and warm. We ate in the bistro one night and found the standard of the food very good, with a fair choice of dishes. The downside to our stay was was that our son (14) was not allowed in the hotel bar and we had to sit in the Bistro, there was nothing for him to do, (no games room/pool table) and when we came to use the SPA/Pool, this was out of use, however in saying that ,would stay again and would recommend.

    Stayed for 2 nights over new year. Great location for visiting Edinburgh, bus stops right outside the hotel & it just takes around 20 mins to get into the centre of town, £1.50 each......bargain! All the staff at the hotel were really helpful and friendly, nothing was too much trouble for them. We ate in the bistro & also had breakfast on one of the mornings we were there, food was really good and the service great. Only thing I can fault is the beds, we booked 2 double rooms and were given rooms next door to each other, one room had a small double bed and the other was nearer a king size....not good when both couples paid the same price! Overall it was a great hotel, just hope we get the king size on our next visit......!!

Nearby bus stop allows for easy access to Edinburgh city centre by bus (£1.50 single per person), about 20-25 minutes journey time.

    This is a family hotel and the family clearly take pride in the hotel and have driven some key features. This includes the fact that it has a very green ethos and a strong service culture. The rooms are large and clean and the hotel is pet friendly. The reason I only scored this 3 is the spa facilities were a bit messy - towels everywhere. Also there were two swim lanes in the pool that only allowed 1 person in at the time and this prevented them being used as they were usually hogged by people that spent time chatting not swimming. The Bistro was also dissapointing. The salad bar was lovely but I had Ravioli and this was so over cooked it was simply a soggy mess. The bill at the end was quite incorrect with wrong items on it and over priced other items. All the food didn't arrive together either. Finally we couldn't get the wifi in our room to work 3 out of 5 seems harsh as it is a nice place but with the spa and restaurant being key features and both poor I struggle to score it higher.

    This hotel used to be very dog friendly, all has changed since we were first welcomed here by the owner and his dog. Bar manager needs training in how to deal with customers and virtually calling them liars does not help retain said customers. Having said that, one receives a very warm welcome to this hotel by the receptionists. The rooms are spacious, expertly cleaned with very comfortable beds. Look out for Amanda, Kerri and Jonathon in the restaurant, friendly, informative and very efficient. Sorry we will not be back

    Its a comfy and sweet hotel. The restaurant is really nice and staff is friendly. The only disadvantage/advantage (depending on your preference) is the location. It is far away from the hustle n bustle of the main city area. There is a bus stop just outside the hotel and it takes around 20-25 mins to reach the tourist places. But if you want to explore more and wish to stay out till late in the night, you may have to take a cab back.

    We booked a family room and got upgraded to club room upon arrival. Though the room was abit dated, it was comfortable and big. Manager Mr James Brown and the duty staffs on the night of my arrival was exceptional. I accidentally got my car keys locked in the boot of my car and they went out of their way to contact the relevant services to help us out. We declined room service the next day and was out the whole day but was plesantly surprised to see fresh towels outside our room when we got back. We had dinner in the hotel restaurant on the night of our arrival. The food looks pretty normal.....but I have to say, it sure tasted better than it looked !! The ribeye that I had was juicy and cooked right while the wife's fish was fantastic ! We enjoyed our dinner thoroughly. For sure, this is one hotel that i will return to stay if I am ever back in Edinburgh again. Thanks for the hospitality. It sure made the difference.

    I have just arrived back home in Wiltshire after a week long business trip here. The staff are polite, helpful and always, from what I saw smiling. There is 3 places to eat and the service is fantastic. Proper food, not posh nosh where your still hungry and skint. I managed to finish early enough one night to use the pool, steam room and sauna. Well worth it, and a great way to round off the day. We were booked into the club rooms, and these are really comfy. Massive bed and spacious rooms. Even had its own ironing board and iron. Breakfast was self service, as are most places these days and there was plenty to choose from. I would definitely stay again, and was thinking of taking the wife to Scotland for a break so this would be a great place to stay.

    My second visit, a very good mid range hotel, the club rooms are nice and very spacious, recommend on upper floors, you can get a distant sea view, did not like the ground floor and asked to change. Food good in bar area, breakfast ok, did not get too crowded. Leisure centre nice, again did not get crowded. Very good car park, ideal to leave car and get 44 bus into Edinburgh. Staff very helpful, only thing I wasn't impressed with was a spa treatment.

    A great hotel. Staff excellent, the room was first class huge, we had upgrade to club room, immaculate, even had playstation! Facilities again excellent, everything clean and tidy, smart restaurant, lovely bistro great choice of food plus a bar. Great leisure centre : pool. gym sauna steam room etc. again high standard. So close to Edinburgh, centre 4 miles, bus stops outside or catch train. Enjoyed stay so much we will be back shortly. Also Musselburgh very interesting, walk along Portabello, visit Fisherrow and harbour.

    We have come for a girlie weekend break, we are staying in room 151 which is very spacious and clean. The hotel staff can't do enough for you (very very nice people). The hotel has a pool which was very nice. Food excellent can't fault it. The hotel is not in the centre of edinburgh, but right outside the hotel is a bus stop , the buses run every 10 minutes so really ideal. Definatly worth a visit

    My son held his wedding here and from the generous package offered to the end of the event this Hotel was fantastic. the manager made sure every detail was in place the food was excellent and the staff were extreemly good and friendly helpful and hard working.It was a great reception and I would highly recommend this hotel for any event or just a holiday stay .     I meant to write this review quite some time ago. Probably over 18 months since I stayed at the Kings Manor, though I forget exactly when! Spend a lot of time travelling around Scotland with work staying in all sorts of hotels and the Kings Manor is up there with my favourites. Booked via a travel agency my work uses, which gives me a breakfast and evening meal allowance. No problems with getting my evening meal at Kings Manor. Order food, charge it to room, Best Western bill it to travel agency. Simple! Unlike the constant issues getting fed at night when we are put up in Premier Inns! Grrrr! Kings Manor is ideally placed for working in the city or nearby, and located in an area that avoids the worst of the city traffic in the morning/evening. Clean, comfortable rooms. Helpful, friendly staff. Wifi good which meant I could get a bit of work done whilst away. Breakfast very good and kept me going all day until evening, and enjoyed my evening meal after a hard days work. If I had to be critical of one little thing, the car park is pretty busy! Look forward to staying again, hopefully soon!

    the welcome and service were exemplary, with extra attention to details such as gluten free bread I requested. The pool and sauna/Jacuzzi were clean and room cosy. I enjoyed the added bonus of being able to go for a short stroll down to the beach, which in October was really nice. I could walk to Portobello too which is a lovely town with individual shops and a great beach café.

    I've stayed here several times on business and have never been disappointed. The welcome is friendly, the rooms are clean and comfortable, the WIFI excellent. The only thing I would point out is that the car park is small and busy with members from the adjoining health club. Once or twice I've struggled to park, and when arriving after dark this can be a little disconcerting.

    This is our 3rd girls weekend in a row and we love it. This hotel is perfect for what we are looking for. We love using the leisure club in the morning and after a long day in Edinburgh. The leisure club is always clean and the staff are fantastic. We always eat in the bistro on the Friday fine ; the food is ok- not the best ever but ok although it always takes ages so it's not a quick meal. Breakfast is amazing. We can eat as much as we want ; cereal, muffins, fruit, cooked breakfast! Amazing. We always make sure we fill up on this and then sometimes we don't need to eat until dinner. Can't wait to come back next year for our next girls weekend

    My husband and I traveled up to Scotland for a week at the end of September this year. I have never been before and was really pleased with our choice of hotel in Edinburgh. This was well situated, just outside the city, on a bus route and not far from Portabello Beach. We were very warmly welcomed as we arrived, it was clear from that moment the staff were well trained. The room was clean, well laid out and very comfortable. Eating at the hotel was well catered for, offering a choice of casual and formal dining at the bar, bistro and restaurant. We had the use of the spa, a jacuzzi and pool, which was an added bonus. The breakfast was excellent, offering continental and full Scottish. Again I can not speak highly enough of the staff, they could not do enough for us and took the time to chat and show an interest in all the guests. I would happily stay here again for sure. Some of the staff on the reception were particularly friendly and helpful. One small negative, in our room the bathroom was a little tired, shower was not so good for my tallish husband. Didn't harm the experience too much though.

    We stayed two nights with our children aged 5 and 8. Fantastic huge family room which was really comfortable. Staff were all really friendly and the children enjoyed the pool. We had a car and it was easy to drive into the city. We walked to Portobello for food in the evenings which worked well. Highly recommended.

    Stayed after spending the day at a badminton tournament at Meadowbank Stadium a mile or so away from the hotel. The upgraded room (paid for a standard and got a Club Room) was huge and perfect for the 3 of us after playing and sitting around all day. Our son enjoyed the PS2 in the room too. Swim in the morning before breakfast and our stay was complete.

    Stayed 3 nights. booked standard twin, but was upgraded to a club room. Large spacious, even had a view of Arthur's Seat, very clean, bright, and well appointed. Beds were very comfortable, Being 'old' and often have to get up in the night !!! I was impressed by the night light in the bathroom, which meant I didn't have to put the bathroom light on and disturb the other half. Had evening meals in both the formal restaurant and the bistro, Food was excellent and moderately priced. Breakfast was substantial buffet with a few other items - Porridge, Kippers, haddock, boiled eggs cooked to order. Enjoyed the pool, which was a good size, very clean and not over crowded Staff were all very attentive, efficient, and professional. Plenty of car parking space, and with a bus stop outside we left the car there, Bought day tickets for £4.pp which included the tram. Very good hotel and would definitely return.

    We stayed here for the night during the Edinburgh Fringe festival and found the hotel to be good size clean and tidy room with a BIG bed! Only thing that we found a little annoying was that we weren't told that the bank holiday morning was being classed as a normal day not as a weekend so the extra we paid for the breakfast we ended up missing out on!

    Great size room, staff are very friendly. Breakfast buffet had a great selection and the bar/grill room as well as the restaurant offer delicious food on their menus. The beach is not far away, and the retail park with all the major shops is just 10 minutes in the car. For anyone who is interested in haunted properties, I got a sense of 2 spirits an old man and a younger girl in my room on the 1st floor. They were very loud but did not stay long. I didn't get chance to use the spa facilities but when coming back to Edinburgh I will stay here as it is a nice close distance for all the sightseeing.

    Yet again another great stay at the Kings Manor with no complaints, 3rd time we have stayed here and 3rd time we have left happy. Stayed on a Classic Britain deal 3 nights B&B and 2 nights dinner. This time we ate in the Bistro for 2 nights plenty of choice on a fixed menu and all though meals are not fancy good portions and very tasty. Staff as always very polite and helpful. Would like to thank hotel for the upgrade to a club room made our stay even better. Will certainly be back for a fourth time.

    Stayed for two nights whilst attending a wedding in Edinburgh. Didn't have dinner but breakfast was first class. Our large room had a four poster bed and both bath and shower. The entire hotel is absolutely spotless and the staff were all exceptionally welcoming, friendly and efficient...a credit to themselves and to the management. However one of the most impressive aspects of this 'slightly out of town' hotel was the easy travel links to the city. Only £1.50 return by bus from directly outside the hotel or by train a mere 5 minutes stroll away. No need to worry about the notoriously expensive 'Edinburgh Taxis'!! Will definitely return!

    Lovely staff, good breakfast, but Room 205 is in my opinion too small to be a chargeable room, its approximately 7ft x 7ft with the bed stuffed in a little alcove with a non-functioning radiator. the remaining floor space is also about the size of a single bed. There is also a small wall light about 2ft above the pillow which means you cannot even sit up in bed. I was cold, cramped and did not have a good night!

    Wonderful room, friendly helful staff where nothing was too much trouble. The dinig room needs a little attention but what matters is the excellent food at breakfast and dinner. I have no hesitation in reccommending this hotel.

    This time my stay was as the last night of a Scottish touring holiday with my wife and 2 dogs. The hotel was just as I remembered it from last time I stayed in Jan 2014. Much less busy this particular evening, plenty of room to park, restaurant was quiet and so service was quite quick. Food was of good quality, as was the choice and quality of breakfast. The room was a good size with plenty of space for the two of us and our 2 small dogs. The room we had came with a king size bed. The additional charge for dogs was just £5. Much less than another B/W hotel where we had to pay £30.

    This was a nice place to stay to get a breather from downtown Edinburgh. A bit far to walk to downtown, But not that far from the center, updated & clean! Nice breakfast, bar, & amenities. Also close to train station. Good service as well, which made the difference.

    Excellent hotel for travelling into the centre of Edinburgh Food and Staff were also Excellent. I would certainly stay at this hotel in the future. the rooms I would say were average, and the beds are king size and are very comfortable.

    « Good reasonably priced hotel »

    Have stayed before so know its a good hotel. Room was a club room and large bed and modern. All mod cons etc and good large window. Eevening meal in bistro was ok but not a huge choice. However there are two restaurants and other had a huge choice. Food was good and reasonable price. Pool is good and so was jacuzzi. Was quiet when we went in. Breakfast is buffet style and was godd with plenty of choice.

    This is the fourth time in just over a year I have stayed at the Kings Manor. The hotel itself if well located for getting into Edinburgh and has good on site parking facilities, although the car park can be busy if you are in on a weekend. A regular bus service can take you in either direction - into town or down to East Lothian. Reception area and bar are nicely decorated and clean and the staff are friendly and helpful. This time I ate in the Restaurant, which I would not normally do. Although it was a little slow (again, busy weekend and the kitchen covers both Restaurant and Bistro) I was very surprised at the quality and choice of menu. The food was beautifully presented and tasty! Not at all typical for a chain style hotel. The pricing was also very very good, particularly considering how expensive nearby lesser restaurants cost. Room wise - I have had 2 really nice rooms when booking doubles or upgrade and have also had a small, tired single in the older part of the hotel (205 - has a very dated and bathroom and the room is very very small although fine for a single night). Breakfast provides a good buffet choice but make sure you get it on room rate when booking or you will need to either get a £10 voucher from reception or pay slightly more cash depending on your choices. (and don't go too late on a Sunday morning in busy season or you will find folk going up for seconds and almost clearing the hot plates out before you can get a chance to get your first breakfast even with staff working full pelt trying to re-stock!).

    Slightly out of the main centre of Edinburgh bus right outside £1.50 about 15 minutes on bus to city the staff very helpful and approachable food was lovely freshly cooked reasonably priced and plenty to choose from one restaurant also bistro which were we choose to eat drinks reasonable priced used the pool sauna facilities place is spotless throughout hotel .

    This hotel though slightly outside the centre of edinburgh is certainly worth trying. It is very spacious clean and the staff are extremely helpful and friendly. I was part of a group of 10 ladies who stayed here when visiting edinburgh to see the bodyguard. We had 3 rooms two of which were family rooms. Though there were 4 beds in these rooms there was still more than ample room. It did not feel crowded at all. We ate in the restaurant where there was a reasonable selection of food to choose from and prices were okay considering it is a hotel. We also made use of the leisure facilities which include a sauna and Jacuzzi. All in all a good friendly clean reasonably priced hotel within easy reach of edinburgh city centre as bus stop situation immediately outside the hotel. £1.50 bus fare taxi was £12

    At first thought quite far out from train station. Once there lovely area the hotel is in and there is a town just 5 minutes down the road and a beach. Did not get to the beach. Staying overnight for a wedding. Bus stop right outside the hotel which takes you right into princes street. Cheap bus ride only £1.50. Staff were lovely. We were upgraded to club room as attending a wedding. Room very large and spacious. There is also swimming facilities and a spa which if you had time you could attend. Some guests from wedding did and they enjoyed. Went to the restaurant for tea. Food was gorgeous and loads of flavour. You had a big plateful. Good value for money and great quality. Great thing about it there was around 9 of us and we all ate at the same time which was a bonus. All the food was at a great standard. Would definitely stay again.
