Spent one night here and really enjoyed it. Loved the location, just a short walk from the Royal Mile, restaurants and Waverley Station. Staff were super friendly and helpful. We arrived way early and were able to leave our bags before check in and were able to leave them for a few hours after check out. Room was comfortable and big. Breakfast is worth it--a mix of full offerings like eggs, sausage, haggis and continental. Would stay again!

What a great hotel, my wife and I visited , stayed 2 nights didn't want to leave. Staff are amazing , they are extremely helpful and polite. Nothing was to much trouble for the staff. A very clean, well kept , and incredible hotel.

My husband and I spent three nights here. Our room was terrific -- everything was brand new (as in, last month, I think), tastefully done, and perfectly clean. (Not all rooms have been redone yet, though, I noticed, when walking by as doors were open for housekeeping.) I especially appreciated the vegetarian "sausages" at the breakfast. I also enjoyed that our room came with a supply of shortbread cookies and hot chocolate, which was replenished daily. My only critique would be that the bed was a little too firm, but my husband likes a firmer mattress than I do and he was happy with it. We liked the location, just off the busy tourist areas but easily walkable to everything in the Old Town and along Prince's Street in the New Town. Also liked that the hotel has attained certification for its "green" practices, and that its profits support the medical college there. Overall, we were delighted and would definitely stay again.

We were looked after by Mhairi in reservations as we were there for a wedding on the Saturday followed by our wedding anniversary on Sunday. She ensured it was perfect and gave us an amazing room on the 5th floor. Thank you so much. The hotel was lovely, cosy and really nicely decorated. We will definitely stay here again.

We enjoyed a lovely week-long stay at Ten Hill Place during the last week of August. It was a great refuge from the crowds and busyness of the Fringe Festival and the Tattoo even though both were great fun! Our room in the new section was spacious with complimentary coffee, tea, and much-appreciated shortbread cookies. The bathroom had just the best shower ever! This hotel is committed to being as environmentally friendly as possible. The main areas are comfortable with friendly staff and attentive service. We had dinner in both the more casual and the main dining area and in both cases the food was delicious. The full Scottish breakfast was just what was needed to set us off for the day. All staff was friendly, attentive and efficient. Kudos to them! I would definitely return for another stay!

Stayed here for two nights (for the first time) for the Edinburgh Tattoo and found it most convenient. The hotel is light and airy and the rooms comfortable. We enjoyed our dinner on the first night so much so that we booked a table for the second night and enjoyed that meal just as much. The staff were attentive at all times. We hope to stay here again sometime in the future.

We booked the hotel it is very close to royal mile and most tourist attractions.From the moment we arrived at the hotel we were treated like VIP's JUSTIN went out of his way to make sure we had everything we needed. We were upgraded to one of the new rooms 534.It has a lovely view and very comfortable bed Nice power shower in the bathroom.We ate in the Bar area we both had the fish and chips and the fish was huge I only managed to eat half of it. To finish we had the AMAZING sticky toffee pudding!! WORTH A TRY.We had breakfast on both mornings it was buffet style it had everything you could wish for food was very tasty and hot. A special THANK YOU to JUSTIN and all the staff for making our trip perfect we are hoping to be back next April :D

The only sorrow is that such a hotel exists only in Edinburgh. Ten Hill Place was an occasional discovery, but I am happy to have done it. It is a pity I have not more opportunity to come to Scotland.

The hotel is well situated in the "Bridges" area of Edinburgh. It is very convenient to the Royal Mile, Princes St and the Castle. The hotel itself is very modern. The rooms have 12 power points and usb charging points. It is well maintained and scrupulously clean. The staff has a very customer focussed outlook and are very pleased to ensure that your stay is pleasant and that your every need is catered for. The food is excellent, look out for the 3 courses, wine and coffee deals they have. They are great value.I would highly recommend the hotel and will be making a return booking in the future. Don't miss this gem in Edinburgh.

Best hotel I have been in so far. Friendly reception, friendly staff. The room we stayed in was good, decent beds, was cleaned properly each day. The breakfast was really good. Good WiFi that is free. Bathroom was clean with nice shower. Next time I visit Edinburgh good chance I will be staying here again

We spent one night in this hotel during a quick visit to Edinburgh. It is nice hotel for a quick stay. The staff are helpful and quick to check in. the place is clean, quiet and spacious enough for a short stay. It is quite central to all attractions and restaurant.

Down at Hill Place again and good to see the renovations are nearly complete. I had one of the new rooms, which was bright and spacious. Only down side was there was only a shower, albeit a good one. The reception staff were in short supply on check in, and were not efficient, and seemed to have problems with English comprehension when I was checking out. The new lounge and eating areas are very nice.

We found this superb little oasis by chance and had a great experience. Lunch of fish and chips was delicious and the wine was too. The service we received was friendly and efficient, all the staff we encountered were professional. Comfortable and relaxing surroundings made this an enjoyable visit overall.

I stayed here with my wife for her birthday weekend. I booked relatively late so accomodation choices were limited. Additionally, we were staying during the Edinburgh Fringe Festival so Hotel prices were inflated. Having said that we booked through Hotels.com and secured an average nightly rate of £190 including breakfast. This was for a Deluxe room (309) overlooking Hill Place which compared to other Hotels was a good rate. The location of this Hotel is very good. Travellers Tip: We flew to Edinburgh Airport and I did intend to travel by taxi to the Hotel which costs £60 return. I cancelled that taxi and pre booked the Tram online and printed the tickets. From the Airport the return journey cost £17 for both of us! The tram is situated directly outside the airport and runs very frequently. The tram itself was immaculately clean and the journey took around 35 minutes. We got off at St Andrews square and walked to the Hotel which took around 15 minutes. The public areas in the Hotel are spotless. The reception staff were polite and friendly. Note that the rooms are not available until 3pm. Our room was very very good. Again it was immaculate. Overlooking the square had all amenities to meet our needs - fridge, TV with Freeview/Freesat, coffee and tea making facilities, room service, iron, hairdryer and a large bathroom with bath and shower together with shower gel and shampoo etc. There are two lifts available. Breakfast including the service was excellent. It was buffet style but was very relaxed and not the usual free for all normally associated with buffets. Their was a choice of either continental or Scottish(English) breakfast, cereals, toast, yoghurt, fresh fruit, coffees, teas and fresh juice. Try the Campbells award winning haggis! As I said a 15 minute walk gets you to most City centre places so no real need to use public transport. The Hotel knew it was my wifes birthday and we found a bottle of Prosecco on ice in our room. That's a kind and thoughtful touch. Would I stay at Ten Hill Place again? Without question!!

Four nights here at the start of the Fringe so obviously a bit of a pricey stay (like anywhere in Edinburgh in August), but as always a great stay, great location for our favourite Fringe venues, so can pop back to hotel during the day (you cant do that if your staying out of town). Had one of the new rooms overlooking Ten Hill Place, very nice as it should be, wonderful shower! Little bit of building work snagging going on while we were there, but caused no problems. Breakfast very good, lots of variety, both cold and cooked. Staff as always polite, friendly and helpful. Our "go to" hotel in Edinburgh!!

"Hidden Gem"

This hotel is a little bit of a gem off the beaten path and doesn't really advertise itself too much. It used to be the site of the Royal College of Surgeons and is in fact next to the medical school. All profits go to the medical school. So the mission is a noble one. LOCATION: superb, particularly if you're attending the festival. It is one block from the EIF festival theater and one block away from the raucously joyous going one at the greens of Edinburgh university for the Fringe. Both EIF and Fringe are so large and widely dispersed in the city it's impossible to be at the center of everything but at this hotel you're only a 15 minute walk to most venues (with the exception of those north of the bridge). Furthermore, if you're traveling out or Edinburgh it's only a 15 min walk to Waverley station (or you could take any number of buses that go there every 10 min stopping around the corner from the hotel), a 25 min walk to the airport tram at St Andrews Square (or, again a short bus ride), and the 37 to Penicuik which will take you to Rosslyn Chapel stops just around the corner. ROOMS: it's just been redone so they're quite modern and posh, a little tight but typical for small European hotels - actually quite a deal for what they charge. The showers and bathrooms are really lovely. They offer soft and firm mattresses. No aircondition but you don't need it in Edinburgh - just crack the window if you're warm - heating of course. BREAKFAST AND RESTAURANT. The buffet is large and plentiful. The hotel is quite literal - everything on the menu is always there and exactly described. The quality is good - nothing extraordinary but a great filling place to start your day, especially if you plan to skip lunch. The dining area offers drinks in the afternoon and dinner starting at 5 PM. Again, the hotel is a bit literal (its name is its address) and this carries onto the dining as the restaurant is just called “Drinks and Dining.” It's a shame it's not catchier as the food is really quite good. It's not an extensive menu but all really well done and well prepared. The Scots are really keen about their desserts (or puddings) and this place is no exception - in particular the soufflés and the tarts. SERVICE: The staff are very sweet, friendly, well intentioned, and eager. There were some bobbles as I think we were one of the first bookings after the renovation and thus on a bit of a “shakedown” cruise - but they always did their best to get things sorted expeditiously. The staff are all lovely people but may lack a bit of the “polish” you might see at some other places in terms of the “language of customer service” - which is actually kind of refreshing. PERKS: we were offered £10 coupons for use at the restaurant and various nearby bars and cafes - one for every night of stay. Do use them at the restaurant - we had a really lovely dinner there.

"Amazing hotel and great staff"

The hotel is great located just 5 minutes walk from the Royal Mile. The rooms and the public areas were clean and tidy at all times and the staff is welcoming and helpful. Since we were with family they offered to help with the luggage. Both the hotel and the restaurant is superb. On top of that, all the hotel staff will go above and beyond to help. They were under refurbishment but the hotel management arranged to be noisy just on the early afternoon so we did not have problems about the noise at all. The rooms were big and clean. With complementary water and other complementary extras on request. It is located just at the Surgeons Hall behind Surgeons Hall Museum so it was very quiet.

the hotel is presently under renovation. As such it had some negatives. The front desk is right at the entrance. So there isn't a lot of room. The resaurant and bar have been moved together so again, there is't much room and you sit at the tables for a drink since there isn't a "bar". The day we checked out the elevator wasn't working. So we had to use the stairs. Fortuantly we were only one floor up. But in their defencse the staff offered to help move our luggage. It was also really warm in Scotland and thier A/C only cools to 19 degrees C. So the room was really warm. The staff did try to help with bringing up a fan. I'm sure the hotel will be much improved after the construction. Should call before you book.

"Clean, comfy, good breakfast"

A good hotel. Small but good room and bathroom. Staff were all really helpful. Breakfast was good and again some great staff. Parking cost £11 (£9 discount form NCPs £20 all day) if you ask for a ticket from the hotel when you check out. The car park is on holyrood road. About a 8 min uphill walk from car park to hotel. Decent for a central hotel I think.

Very nice Hotel and the staff were very friendly and helpful, food was good, lots to choose from at breakfast, we would book again, the Hotel was having some work done which meant the reception was in the wrong area, so a small area for the staff to work in but once the work is complete I am sure it will be very nice, but the staff were willing to be as much help as possible

"Comfortable hotel"

Stayed there twice on separate trips. It is comfortable, clean, the wifi is fast. The staff are friendly and professional. It is about 15 min walk from train station so ideal for people who like to stay near the centre, but want a quiet spot. Would stay there again and would recommend it to friends.

My husband and I stayed here in May and cannot praise this hotel enough. Excellent location, very comfortable, clean rooms and the most fantastic food served in the restuarant - so much so that we didn't eat out in the evenings any where else! Would recommend and would definitely go again.

"Comfy bed! Nice room!"

Stayed here for business. The room was very spacious and very clean. The pillows were soft and fluffy. The bed was comfy. Good selection of teas and coffees. Location is ideal if you want to be close to the town centre. It was a hot day and the air con helped keep me cool.

Although the hotel is undergoing some refurbishment, it is not obvious or a distraction to the stay. We had a lovely room, attentive staff and great food. We really couldn't fault it for the price we paid.

"Lovely stay"

Our second stay at this hotel was as good if not better than the first , we were on the 4th floor or the Skyline floor whose rooms are larger than the standard rooms with large floors to ceiling windows giving a great view over to Arthurs Seat . A nice touch in the corridor is a table offering complimentary coffee and teas via a coffee machine , also there was fresh fruit , small pastries and biscuits. After a great night's sleep breakfast offered everything you need from excellent coffee , a good selection of fruit , yogurt and cereal's. Most people seemed to be enjoying the excellent cooked breakfast , you must try the award winning Haggis , forget about what you've heard about it give it a try ! Location is a flat 15 minute steady walk from Waverley Station , and the same to Princess St , Grassmarket , the castle and all the city centre bar's and eatarie's All the staff are polite and helpful and the hotel is very clean. I would highly recommend this hotel to my friends and would not hesitate to stay here again. Thank You.

Booked this hotel as part of a package my airline offered. It is located in the Surgeons Quarter and owned, as I understood, by the Royal Surgeons College. Location is 5 minutes from the Royal Mile (by the South Bridge) . Room was quiet and facing the college courtyard. It had a good air-conditioning. Breakfast buffet was very good. Staff was courteous and friendly: as I arrived early in the morning and could not get my room yet (had to spend the day in the city), I was delighted to find out my luggage had meanwhile been placed into my room. Small thing but appreciated it after a tiring day.

We were a group of 16 travelling from Spain and we really had a blast at this hotel!! We did not know it was going to be so great when we booked!! The staff is friendly, awesome rooms, fantastic beds and facilities and delicious breakfast! We also enjoyed the huge bathroom and great quality amenities offered, and we did not want to leave that room!!! Moreover, it has an absolute convinient location just 5 minutes walking from the cty centre! We just loved it!!!!

Staying for business for one night, thank goodness. The hotel has construction work on going. This morning I had a new alarm "concrete drilling" next to my room!! No warning from staff! The hotel is nice and clean but I would have liked some notice about the disruption. Be prepared!!

But this hotel rightly earned 5. From the moment we walked in to professional, polite and friendly staff, it set the tone for the whole stay. Room was one of the most stylish and comfortable I've stayed at for a while. Free tuck box is nice touch- and you can ask for more! Didn't eat there but both bars were really comfortable and a good atmosphere. Highly recommend this hotel.

"Tucked away luxury in the city"

What a lovely hotel tucked away in a square just a ten minute walk from the Cowgate/Grassmarket and city centre. The room was very spacious, with a super comfy, very large bed. I am not a huge fan of frosted glass bathroom doors in hotels - it doesn't leave much to the imagination! For a first time trip away as a couple, more bathroom privacy/a solid door would have been nice but I loved the beautiful Algotherm toiletries. The bathroom was very well lit & the room temperature was great. The breakfast the next morning was excellent & just what we needed. There was no parking at the hotel but the staff were very helpful in directing us to the nearest NCP car park and provided a discounted rate. I would highly recommend this gem of a hotel.

We stayed at Ten Hill Place for 4 days in May. We booked it based on the recommendation of Canadian friends. We loved the location of the hotel, in a quiet square just off a shopping street, about a 10 minute walk from Waverley Station, and the sights. All the staff we encountered were pleasant and helpful. We had a large room with a king sized bed, hypoallergenic bedding (as per my feather-free request due to allergies), air conditioning, fridge and a large bathtub. The room was really comfortable and quiet, and the blackout curtains were really good considering that it gets light around 4am at this time of year in Edinburgh! We didn't eat at the hotel during our stay, but we did enjoy some nice beer and wine in the hotel bar. Would definitely stay here again!

We visited the restaurant two nights running on 29th and 30th May 2018, as my patents were guests at the hotel. On both nights all four of us thoroughly enjoyed food off the bar menu. The lady and gentleman who served us on both nights provided friendly, excellent service. We had the fish and chips, burger, steak sandwich and chicken wrap which we all thoroughly enjoyed!

We stayed for two nights, on our first ever trip to Edinburgh. A great location to explore the city! We were upgraded on arrival and the staff couldn't have been more friendly and helpful. A nice tough was that they brought fresh milk to the room on request for our tea and coffee. The room was spacious, clean and comfortable. We hadn't paid for breakfast when we booked, but on arrival we booked this for our last day. Well worth it- not expensive and the breakfast buffet (hot and cold) was absolutely superb. We also ate in the hotel restaurant one evening and can recommend it. I can't recommend this hotel enough and will certainly be looking to book again when we return to this beautiful city.

We stayed at this hotel for 1 night to celebrate two friends retirement in the city. We could not have been better looked after by all the staff. Rooms were amazing; with a view of Arthur's seat. We had our evening meal in the restaurant; the food was lovely and the staff could not have been more helpful. The following day we had breakfast at the hotel; buffet style with all needs considered. Great hotel and would certainly return.

Right round the corner from Surgeon's Hall. Easy walking distance from Waverley. Rooms were spacious and perfectly adequate. Room service arrived quickly and was superb quality. I was actually glad I had elected to stay in.

Stayed here on a business trip. A good sized room with everything to hand. It looked like they had made an effort to consider everything required, including such details as phoning for fresh milk if required. Sadly I only turned over the card on the bed as I was about to go, or I'd have realised that I could have ordered a treat to the room...popcorn or an exercise bike, what a decision! We ate dinner in the restaurant, lovely food. We arrived about 9.10, before it stopped serving at 9.30, and although we didn't linger at the end of our meal were told at 10pm that they needed to start setting up for breakfast. A bit disappointing as until then the service had been good.

Very convenient location. Just a few blocks away from the Royal Mile, and easy walking distance from Princes Street. Well-designed room and comfortable bed. Nice bathroom that is better than many hotels.

Conveniently located hotel on a side street, quiet enough. The hotel is quiet and nothing prevents a good night's sleep. 10 minutes walk to the center and to the train station. Modern large and clean room. Good restaurant. Of the shortcomings, I can note only one: air conditioning worked strange, the room did not warm up for a long time. However, all this did not spoil the impression, and in general the hotel is excellent.

Great place to stay and is a good location to get around. Some hotel expansion renovation noise early in the morning, but this was about the time for breakfast, so no real disruption. Great staff interaction and staff provided guidance on what to do. Breakfast was outstanding.

We stayed two nights over the May Bank Holiday. On arrival we were informed we had been upgraded and we loved the room with great view. Clean, comfortable accommodation and genuinely friendly staff make this a "must go back" experience. The room was so comfortable we decided to forego a planned "ghost walk" and had room service bring a meal to us one evening instead!!! We would recommend this hotel to anyone looking for a quiet location and good food all served by excellent staff. A big thank you from Steve and Gill.

"Nothing was too much bother..............."

I've just returned from a break to Edingburgh for my partner's 60th birthday. The Hotel staff were incredibly helpful, they left a bottle of prosecco in my room at my request but added their won little birthday card for him - nice touch. We had a suite at the top of the house with tea/coffee on demand. The view was of Arthur's Seat and it was spectacular. The room was immaculately clean, great storage and room - we weren't falling over our bags or shoes etc as there was literaly a place for everything. The bed was comfortable - kingsize. The room was warm but there was aircon, which was great. Toiletries, slippers and bathrobes were provided. Location wise - the hotel is a short walk from the centre, very close to Edinburgh Castle and the Royal Mile. The wifi was fantastic - no blips or blind spots - and it's free. There was no noise. The staff were exceptionally pleasant and were happy to assist in any way they can. Booking in and checking out was seamless. We didn't eat in the restaurant in the evening but the menu looked good. Breakfast was lovely - typically there was a choice of cereals and then a cooked breakfast of eggs, bacon, etc, etc. However, if you want something a bit different the chef is on hand to cook it for you if it is at all possible. We had a great stay and I'd like to take this opportunity to thank everyone at Ten Hill Place for making a special occasion even more enjoyable. Many thanks! We'll be back!

Steve and I have just stayed for a couple of nights, we have stayed previously . The staff are fantastic, so helpful and accommodating. They are the smartest staff I have come across in years. We upgraded to the top floor which was lovely, and stayed for breakfast both mornings. We had some problems whilst in Scotland, and had to involve the police. All of the staff were really helpful and supportive, we were so pleased we were there and not in a less personal hotel

Very well located. We walked to the Royal Mile and beyond. People went overboard and were very nice. Room was clean and well maintained and very quiet. We really enjoyed our stay there. Best Western is always our first choice.

Usually when looking for a hotel we look for parking as we prefer to drive, but this time we took the train and found the perfect place to stay. Ten Hill Place is a lovely hotel with a great relaxed feeling, the staff are excellent always seem to know exactly what you want and happy to get things for you. The hotel is owned by the Royal College of Surgeons and is just round the corner from the Museum of surgery, you get a discount on entrance if you stay here too. The food is fantastic, excellent range on the menu and the breakfast choices are just as good with fabulous cooked and continental range. The room was comfortable and spacious, the little extras like the fridge was great, the in room temperature controls and I am informed by my wife that the hairdryer was excellent also. Lastly the location was phenomenal just a short walk to the Royal mile and a ten minute walk to the train station of just a £5 taxi fare, so no long distances when returning from the pub late at night. For our needs it was perfect, hence the title.

Would highly recommend this hotel. Perfect location within easy walking distance of all the attractions. Friendly helpful staff nothing too much trouble. Lovely spacious rooms and spotlessly clean, comfortable bed, welcome complimentary tea/coffee and biscuits topped up daily including bottled water. Breakfast was first class lots of choice and perfectly cooked. We also eat in the hotel restaurant on the first night as part of the deal this too was really nice we all thoroughly enjoyed our menu choices and were very well looked after throughout the evening.

Our first visit to this hotel. Check-in was very efficient and very friendly. We were informed we had been upgraded. The room was very spacious and comfortable. Breakfast in the morning was buffet with a large selection of items. Again, the restaurant staff were very friendly. Would have loved to have stayed a second night. Maybe another time!

"Little gem of the beaten track"

Just a quick visit to Edinburgh so staying somewhere central was important. Off the beaten track which was great, yet close enough to walk to the Royal Mile. Not your typical Best Western. Very good decorative order throughout. Had a corner room on the fifth floor with superb views to Arthur's Seat. Big bed and big bathroom. Good selection of breakfast items to choose from. Super friendly service. Would definitely stay here again. Restricted off-street parking however I believe they have a deal with a nearby multi-storey car park. Also, supermarket close-by.

"Perfect location"

Booked 2 nights at this hotel for my birthday weekend. Having mentioned this in the booking (of a standrad double room) when we arrived they had upgraded our room and left a birthday card on the table. A lovely touch! Room was spacious. The location was ideal for what we were planning for the weekend. We never once needed to get a taxi. A short walk to the three sisters pub, Edinburgh castle and old town when going one direction. Taking the other direction led to another short walk (less than 30 minutes) to Arthur's seat. The staff were very friendly and helpful. We didn't eat at the restaurant as we wanted to try some of the local restaurants instead but we were told that they have an award winning chef. Will definitely return and recommend to others.

We stayed for two nights with dinner included on the first night , absolutely overwhelmed with the friendliness of the staff , they just went out of their way to make our stay so enjoyable, the evening dinner was delicious so was breakfast on both mornings such a lot too choose from . Love the location too , just nicely away from all the busy bustling streets but so ideal for all the city attractions. Would highly recommend this hotel ,the rooms are spotless and so comfortable . We will definitely be staying here again on our next visit to Edinburgh. Superb !

On arrival we received a very warm welcome, the staff knew it was a special occasion, giving us a free room upgrade to their premium room. Entering the room we found a bottle of bubbly and a birthday card which was a very good touch, the view from the room was amazing. We ate in the restraunt both night's and the food was to die for. The staff were extremely polite and accommodating. We will certainly be back.

One of the friendliest hotel we have stayed in. The staff were very efficient and I repeat friendly. The room was clean and it had everything we could want. Only thing, a chair in the bathroom would be useful, somewhere to put housecoat. We only had breakfast but this was really good, lots of fresh food and piping hotbed wil be visiting again and I have already recommended it to some friend who are going to Edinburgh. A very pleasant experience. Well done to the management team.

4Star! The Room and location is fantastic. I however was disappointed in our room described as Deluxe King. I appreciate I booked via a booking website but was disappointed. On challenging the bed size Justin the manager stated accurately in feet and inches the bed size we had and offered to get a tape measure!!!! Certainly not 4 star customer service. Interesting way to deal with customers who had paid £200 to stay the night. Again disappointed I had booked via a website so paid more than advertised on their own website for which I take responsibility. Lesson learnt from me to book direct. All in all an over priced average stay and 2* customer service from Justin the manager.

Stayed here for a weekend stay. Reception staff genuine friendly welcome and very helpful. Breakfast room lovely, light and airy with a very broad buffet selection served until 12 noon! Even tried haggis which was very tasty! Large modern bedroom with superking sized bed small table with chairs for comfort, full tea service, minibar and long dressing table. Plenty of wardrobe space, with a safe enclosed. Plenty ofpillows, robes and slippes. A large modern bathroom and great to see so eco conscious. Very comfortable and quiet. We were on the 2nd floor above reception. All profits are put back into hotel and supporting Royal College Surgeons causes. Very central in oldtown with plenty of buses nearby. The hotel is being updated and so is partially covered with scaffolding but there was no disruption or noise and was spotless. Hotel reception and wine bar is modern and fresh and a nice area to quietly unwind. While no swimming pool you could use nearby facilities. Recommend this hotel highly...really enjoyed our stay and look forward to visiting again.

well as a matter of fact i do not think it is 4stars hotel, the room is nice but very cold, same applies to the bathroom where using the bath is a bit tricky and not comptable as you take a shower ,all the floor is getting wet. also the room is not quite as the windows does not have double glazing this effect also the room tempture i guess. in advance i infomed i have gluten issues , the hotel answered in a mail there is no probem gess what, yes there is!! staff is trying to be polite and helpfull, location is so so. you will be the judge of staying or not.

This is a real gem of a hotel. We stayed here for two nights and couldn't fault it. The cleanliness of the rooms, the helpfulness and friendliness of the staff was first class. Every time we entered or left we were greeted with a welcoming smile. The food was awesome served with a smile. There were major alterations underway when we visited but you would never have known as there was no visual or sound impact and I'm sure the additional space in this hotel will every bit as excellent as the current accommodation. We booked this hotel for a one night stay, as it was close to the theatre we were going to for a concert. The reviews looked good, and we liked the fact that the profits made go the College of Surgeons. We were not disappointed. Our room was a good size, with nice furnishings and modern (in some ways, a bit TOO modern for me, and I'll come back to that.....) and had everything we needed for a comfortable stay, including complimentary water and biscuits. There was a list of items that we could choose from to have brought to our room to make us more comfortable (pop corn, board games etc.) We didn't ask for anything, as were only staying one night, and were out all evening, but it was a really nice touch. We didn't have a great view, as we overlooked a back alley, but I'm not sure that, given the location of the hotel in the city, there would have been great views in another room anyway, and we weren't staying there to admire a view. The exterior had quite a lot of scaffolding, and receptionist did say that there was a major refurbishment going on, so the hotel will have more updated features later in the year. The bed was very comfortable and the shower was good. One thing I didn't like at all, and I have experienced it in a few hotels now, was the glass door in the bathroom. The glass is opaque, thankfully, but it is glass nonetheless, and the toilet is directly in line with the bed in the room, which means that if someone is lying in bed, they can clearly see the outline of the person using the toilet. This might be some kind of modern concept in the eyes of a designer, but it's certainly not something that enhances my stay! If you MUST have glass doors on bathrooms (and why would you??), it wouldn't be quite so bad if the toilet at least wasn't in a direct line with the glass door. A bit of thought should have been put into this. Breakfast was very good indeed, and everything we wanted was there, including lovely poached eggs. The serving staff were professional and friendly. For our evening meal we had burgers in the bar area, and it was well presented and tasty. The menu was quite limited, and a burger wouldn't normally be my first choice, but I enjoyed it anyway. There may have been a different menu in the restaurant itself with more choices, but we were happy to eat in the bar area and enjoyed what we had, with a couple of glasses of wine from a good wine list. Would definitely recommend this hotel to anyone staying in Edinburgh, particularly if you want to be near to the National Museum, Festival Theatre, or Queens Hall, all of which are within walking distance. If the thought of a glass door on a bathroom disturbs you, ask for a room with a proper wooden door :)

I booked the hotel for just two days during our very first trip to Scotland last week. The hotel and staff, especially Stuart at the front desk, were so good that we stayed on for two additional days. The rooms were in impeccable condition, the bathroom well designed, and the bed comfortable. Our room looked out on the quadrangle of the Royal College of Surgeons Edinburgh. Profits from the hotel go to the Royal College. We also visited the Surgeons' Hall Museum, it was worth it. Restaurants and book stores are within a block or two. A great experience.

A beautiful hotel tucked away on a side street in the Surgeons quarter in Edinburgh. High quality surroundings, furniture and fittings and food is excellent. When visiting Edinburgh I will not be staying anywhere else from now on and have already booked again for my trip in April.

I booked in here as we were going to the festival theatre and wanted to stay overnight in a location close by. We also visited the Museum of Scotland just around the corner and went to eat in a nearby restaurant. The hotel is across the road from the theatre and easy to find. It has a lovely quiet location and we heard no noise at all. Our double room on the 4th floor had views of Arthurs seat and was a good size and the shower was big and powerful. Only downside was the noisy heating system. We has a couple of drinks in the bar after our show which were average priced. The breakfast in the morning was extensive and everything you could want all buffet style but you could also order kippers etc. We will definitely be back.

Ten Hill Place, BW Premier Collection, 10 Hill Place, Edinburgh EH8 9DS, Scotland This hotel, run by Best Western with associations with the Royal College of Surgeons of Edinburgh, which is very close, is a medium-sized hotel in a quiet square off South Bridge Street. The train and bus services are excellent, as is the new tram from the airport. The rooms are comfortable and adequately equipped. though the lifts take their time especially if you are on an upper floor. They did not give a feeling of space. The breakfast buffet is basic but adequate (kippers, or are they Arbroath smokies? are extra). The bar served food from the menu in the restaurant and was pleasant. The staff are helpful. Overall an average hotel and perhaps not a 4-star.

We enjoyed a 4 night packaged stay that included breakfast and two dinner allowances. We were impressed by the friendly, helpful staff who went out of their way to assist with our tourist queries. A plus point is that the hotel is not on a busy road and that we heard no noise at all from the extension work being undertaken. It is also located within walking distance of the Royal Mile, castle etc but it is in what some would describe as an "up and coming area" populated mainly by students. As a result the external choice of restaurants close by is mainly fast food, with all types of cuisine except anything Scottish! The hotel restaurant offered a fixed menu (or it was during our stay) that includes dishes that are also served in the bar. The dinners were fine, but expensive, and we did have to return the "fresh baked bread" served with a soup because it was stale - not at all a 4* standard. The breakfasts, at £15 + £3 if you want a Scottish kipper, were excellent and included haggis. Overall, whilst we recommend this hotel for a good night's sleep and great staff, it lacks the touches (eg. slippers & bathrobes) and the dining experience we would expect of a 4* AA hotel.

Booked here extremely last minute for a trip for my birthday (9th march 18-12th march 18) - had provisionally booked the ibis at south bridge but cancelled the day before travelli g and booked this hotel instead- a little further out but around £60 cheaper. I am so glad we decided to swap. No sooner had we checked into our room did we get a knock on the door from a lovely member of staff who had a birthday card and some chocolates which was a lovely touch. The room wasn't the biggest but had a lovely view of the Salisbury crags. As this weekend has so far been extremely wet and windy the one thing this room could have done with is a bath, but the shower is well sized. Heating in the room is great, room heats up fairly quickly although it is quite loud. We have two nights left but i am so glad we decided to swap to this hotel, a real gem!

Everything that I was looking for while staying in Edinburgh I found in this brilliant hotel. It's central location was perfect for getting to everywhere I wanted to visit while in Edinburgh. The staff were great from the minute I walked in to the moment I checked out. Nothing was too much trouble for them. This was especially noticeable as I have limited mobility so they always made sure that my needs were adequately catered for. I could not speak more highly of the staff especially Melissa and George. The room was ideally spacious and spotlessly clean. The breakfast was superb with loads of choice. I have now found a hotel that will now be my home from home during future trips to Scotland.

What a great hotel and the staff could not do enough for you. We had to go to A&E early in the morning and the night duty manager was so helpful. He packed us of with water and food so we didn't have to pay the hospital prices.The room was spotless. The food was excellent. Short walk to the main sites of Edinburgh

Checked in here on Friday. The gentleman who checked us in informed us we were upgraded to a deluxe room.amd breakfast included even though we had not paid for breakfast. We asked again was breakfast included and he said yes. So far so good. When we went for breakfast next morning, we were told we need to pay and disputed this. The waiter came back and said no you don't after all. So far so good. Then when checking out, we were told we have to pay for breakfast. After telling him the above, he said, "It wouldn't make commercial sense to upgrade and fling in free breakfast". Not my problem. He then went on to say that the gentleman who checked us in will have to pay for our breakfast to teach him a lesson. That is truly awful to speak to customers like that and worse, that this poor man will have to pay. If you read this, please get in touch and we will pay u directly into your pocket. The hotel is beautiful and room lovely. But it was totally spoiled by this man's treatment of us and his comments. Hence the average rating. We would not go back here because of this.

Turned up at the hotel early and was allowed to check in ,not only that but we were upgraded to a suite on the 5th floor. Haidar who checked us in was also very helpful and he helped us with our luggage and told us how the car parking system worked.The hotel itself is very clean and modern and in a a central area which is within easy walking distance of most attractions.The breakfast was one of the best I have had and set us up for the day ,all in all a great place to stay and I will certainly be back when we stay in Edinburgh.

Well what a hotel can honestly say it was one of the best hotels we have stayed in. We checked in and got a upgraded room. The room was very big and bright. Then a bottle of wine was sent to the room too. We had booked in for the meal at night which was really good too. All the staff were very bubbly and very helpful. Will definately return to this hotel. We never got the goodness out of the where the hotel was as i had badly sprained my ankle so it was really spent in hotel. Would recommend this hotel to anyone.

My husband and I stayed here for two nights. We were going to see a show in the Festival Theatre. This hotel is ideally situated when going to the Festival Theatre as it's just across the road and down to the end of a quiet street. It is also very close to all the other sights in Edinburgh. The hotel itself was lovely and very clean.All the staff were polite and very helpful. We had a classic room which was spacious and clean. The bathroom had a nice big walk in shower and the bed was nice and comfy. We also had a great view of Arthur's Seat. We had dinner in the restaurant,the food was excellent. The breakfast also was excellent with a lot of choice. I would definitely recommend this hotel.

Very comfortable hotel ideally placed for the old town. Situated in the university area and close to places of interest and restaurants. The staff were fantastic. Really helpful and cheerful. Stayed at the hotel after driving up from Brighton. So after a long drive was pleased to be welcomed by the staff and given a hand with bags upto room as there is no parking onsite. Room was excellent (we had an upgrade) big sized room, great bathroom etc. Couldnt of asked for more. Parking was only a 5 min walk away, safe secure carpark. Dinner was decent, i did the dinner bed and brekafast package. Staff friendly and chatty. Good nights sleep, very good breakfast and value. Would return

Received a room upgrade to a sky view room on arrival which set the tone. Helpful staff, wonderful breakfast and perfect location for the theatre. Would stay again. Spent some time in the bar late evening too, nice and relaxed, although, a little music might have helped, however, not a problem.

Second stay here. Good price, excellent room, we stayed in the superior double. Good location but parking is not on site. We payed an extra £12 for Sat/Sun stay. Small hiccups...hospitality tray filled on second day but no clean cups. Duvet cover was ripped. Ordered breckfast to the room and it was terrible, cold and hard but the staff rectified this well. Staff were very helpful. Would recommend breckfast in restaurant. Overall a lovely hotel but needs a bit more attention to detail for a 4 star.

Stayed here on the Sunday night Saver deal. Definitely recommend, lovely room, food excellent and very pleasant staff. Very near Festival Theatre and Royal Mile. We arrived this this hotel after a bit of a long train journey and when we arrived we were pleasantly surprised at how modern and clean the ground floor was. Good start we thought, then made our way up to our room. Yet again modern, warm and very very clean. Lovely room almost everything you would need. They even offer you fresh milk for your tea and coffee. We had a great nights sleep. Breakfast was really enjoyable and had the good Scottish black pudding and tattie scones. Would have been nice to see a slice of Scottish plain to make a bacon sandwich. On the whole lovely hotel and under better circumstances I will enjoy my 2 day winter package Unfortunately we had to cut our break short and gave staff some concert tickets for them to enjoy. We will come back ???? 5*

Very nice hotel. Exceptional staff. However, there are no parking facilities at this hotel. There is on street parking which is free after 1830 until 0830 other wise it's either permit holders or pay and display. Really nice place to stay and within walking distance of some really good restaurants.

Situated a short walk from The Royal Mike and features a nice restaurant which we both really enjoyed. Room was clean and cozy which is exactly what we wanted. Evening meal was to a high standard which exceed our expectation. A good hearty breakfast with a good selection from hot, full breakfast to cereals and fruits. Perfect for a weekend break.

"Extremely comfortable"

Well situated for the Royal Mile yet away from the general hustle and bustle of Edinburgh, Ten Hill Pl is a modern well laid out hotel that is extremely comfortable, meticulously clean and keeps a good bar. The buffet breakfast is the usual fare but well presented and tasty. Food in the evening is good but in reality better value can be had within a few hundred yards at a number of restaurants. Always enjoy staying here, very comfortable beds to boot!

"Handy location and super staff"

Situated just a 5 minute walk from The Royal Mile, this hotel did not disappoint. The hotel was immaculately clean (a big well done to the behind the scenes and oft forgotten Housekeeping team), was modern, bright and airy. The food was good if a little pricey (but then it is a city centre hotel in a major tourist area so that is not too surprising!) and without exception the staff were friendly and efficient. The only reason I have not gone for a 5 star rating is the lack of a decent lounge where you can relax with a coffee and a newspaper; the wine bar appears to fill this niche but has no comfy chairs.

Omg what can I say a lovely hotel.staff a credit to the place especially Kirsty nothing to much or to little a genuine star. FOOD superb steak cooked to perfection not an easy task in this day and age . I take my hat off to the chef ????? take a bow Starter sublime steak tartare and dessert to die for couldn't recommend highly enough thank you so much ??

Ten Hill was exceptional for cleanliness and comfort. I was disappointed that they had no decaf tea!! Also the lift was quite noisy at night (spoke to announce each floor). However the bed was superb, the room spacious and comfortable, and the bathroom spotless.

Booked the deluxe room when chvwas very spacious and comfortable. Room amenities very good. Warm welcome and able to leave luggage until room was ready and when we got back to hotel luggage had been taken to room. Breakfast was lovely and plentiful and you'd have to be very picky if you couldn't find something you liked. Struggled little bit with menu in restaurant at night as nothing particularly jumped out at me but perhaps had more to do with time of year. I ended up having the steak ciabatta which was delicious. The chocolate tart was very dry but marmalade icecream delicious. Desserts were bit pricey. Defo recommend this as place to stay

Booked to stay for Hogmanay, and received a nice surprise by being upgraded. Had a lovely room with a nice view. We didn't eat in the hotel, But I can vouch that the breakfasts were very nice, although the chef did seem to struggle once or twice to ensure sufficient quantities of cooked items were available at busier times. One slight issue was that we did come across a problem with the Linen, But the hotel dealt with it professionally and without fuss. One the whole we had a great stay and would recommend this hotel

It was the first time staying here and did not know what too expect.The staff where fabulous and the hotel comfortable the bed was huge and the room was very spacious .we ate dinner at the hotel on the first night and it was first class I will choose too stay here again in May .

We saw a deal for B&B plus dinner and decided to take that deal up for only 1 of our 3 nights' stay. So we made 2 bookings back to back after calling up to check with the staff. We had a double room and it was quite a comfortable large room. Bath and shower facilities were excellent. Breakfast had an amazing selection which includes haggis. Everything was very tasty as well! We were also allowed to choose 1 item from a list of things to enhance our stay. Not sure if this is a standard thing but the list includes kindles, DVD player and movies, exercise bike and popcorn. Unfortunately they were out of toffee popcorn, so sweet and salty popcorn it is. On Christmas morning, we were surprised by a little stocking (or santa trousers as stocking) with a candy cane, white chocolate coins and a little card! There was also champagne at breakfast. A bit unfortunate is that the renovation for expanding the hotel is still underway so the spa and pool facilities can be accessed at a different hotel at a reduced charge; the opening hours of those facilities may also be limited (Boxing day opening hours 10am-6pm). Regarding the location, the hotel is well situated near a lot of attractions. Most things are within walkable distance too. Overall, we were extremely impressed with the quality of this hotel and the staff too. Definitely worth a revisit!

just leaving after spending a few days enjoying the beauty of Edinburgh. Stayed at Ten Hill Place Hotel on b&b basis. Couldn't find anything to complain about. We got an upgrade to Superior room and complimentary bottle of champagne on arrival. Staff all very friendly and helpful. Breakfast was fab. Hotel clean and warm. Hotel within walking distance of all local attractions. Bus times regular and on time, same with taxis and trams. Will definatey choose Ten Hill Place to stay our next trip to Edinburgh. The whole experience was excellent, cannot fault the hotel in anyway except for one request to be considered for future. On the restaurant menu there needs to be an additional fish dish also vegetarian without lots of pastry for those visitors who are watching what they eat. I found it difficult to keep to a lower calorie choice of evening meal.

Booked a room here for a few nights and really loved the hotel, walking distance to a lot of Edinburgh attractions. The room was a little bashed about, ship off the wooden table, not hoovered properly ( rubbish on the floor when we arrived) Our bathroom door was frosted glass with a few see through panels which is a little unnerving. A little more privacy would have been great. Hair dryer provided was powerful and tea and coffees were yummy. Bed was super comfortable (firm) and duvet was perfect for the weather. The windows were huge letting in lots of natural light and the street was really quiet. So will be staying again. The provided bathroom products were very nice.

My daughter and I came for the weekend, great Hotel in old town off the main drag. Staff is very friendly and our room was very clean. Breakfast was a choice between American and European breakfast with a twist of haggis and black pudding.

Visited with my Mum for a couple of nights. Efficient friendly check in. We had a twin room which was quite large, comfortable and clean. Good sized bathroom. We stayed on a bed & breakfast basis - plenty of both hot & cold choices, juices & tea or coffee, we would definately recommend. I am planning a return with my husband very soon.

We had stayed in Best Western Ten Hill Place in December. The reception staff was friendly and welcoming. Our room was a good size standard double room. I liked the decor. Little bit of problem was the cleanliness in the bathroom, but nothing significant. Water drops on the glass door, dust on the mirror. My biggest problem was the breakfast. I found it a little bit poor and limited, no hash brown or fried eggs. Very few options of fresh fruits. We really did not enjoy it, however it was only £10pp. The FnB staff seemed tired and ignorant. Nobody wanted to clean our table so I decided to do it myself as we had no space on the table. As a Best Western Member and ex-employee I would not recommend this hotel, in my opinion this is not a Premier quality.

Already mixed with a bit of trepidation. I recently had my mobile supplier accommodate me with a 24 window to make arrangements. Although I already have plans to stay at this hotel on January 11th, and the 14th, I was met with reception who gave a loud, heavy sigh in regard to my first question. I'm not merely a traveler....This “event” will be to celebrate the passing of my one and only daughter, who would be turning 18 on January 18th, only to have met with her untimely death on January 18, 2013, her five year angelversary. I was first calling to make sure I made it through. I cannot say the customer service was bad, but I could almost hear his eyes rolling during my call. I'm certain he must deal with the same, silly questions I do, all day, being a small business owner and all, but I'm praying this this not be any indication of the service I will be met with upon arriving at the hotel. I'm just a solo mother, trying to celebrate my only child and have a meaningful experience. I'll keep you posted a

Located in the surgeons quarter of Edinburgh a short taxi ride from the station or 15 minute walk. All the staff from reception, waiting and house keeping made us feel very welcome and were friendly and accommodating. Our room (319) had a view out towards Arthur's seat. It was a good size clean with tea and coffee making facilities. The room was warm (it needed to be) as the weather outside was freezing. We ate in the restaurant one evening and the service was excellent as was the food. We also had breakfast on two mornings . A good choice of full English or cereals. Overall very good value for money. Location was good for accessing the Royal Mile, Holyrood, Grassmarket, downhill to Princess street and great bus links for the rest of the city.

Came to Edinburgh for the Christmas markets, found this hotel through super breaks , it's was just a short walk from the railway station , The staff were very friendly and helpful, and the room was very clean and spacious breakfast was superb I would highly recommend the hotel

Stayed here for two nights midweek. Even though the hotel didnt seem very busy, when we arrived at 09:00 in the morning (not expecting the room to be ready) to drop off our bags, we were offered a room at that time which most hotels wouldnt do in the first place and was a big plus. The staff were very welcoming and attentive. Rooms are on the smaller side but that didnt take away from our stay. Location wise, its only a short walk to the old town and still within walking distance to Princess St so cant complain. Would definitely stay again if returning to Edinburgh.

We were in Edinburgh again on a 2 night first class rail break.We were very impressed by the comfort,food and lovely staff. The hotel is well situated for the Festival Theatre,Museum of Scotland and many other sights.We walked everywhere but access to buses and taxis is nearby.We will most certainly return!

Beautiful hotel and amazing service from all staff, especially those in the resterant. Booked on the bed and breakfast rate and all had a £30 allowance. The food was absolutely beautiful. Hotel in a great location just a short ten minute walk away from the markets with many shops to visit along the way. Couldn't fault the hotel.

Was awakened on the last morning of our stay by the builders in the next building removing scaffolding at 8am.....the noise and foul language was over the top even by builders standard ruined our last day in Edinburgh to the extent we will reconsider where we stay when we are back in a few weeks.

Stayed at the hotel for a 2 nights break as a birthday treat – it is a very nice hotel, we had a room that faced onto the road but there was absolutely no noise – the package that we booked did include dinner on the first night and although it wasn't a very extensive menu the food was lovely – breakfasts as well was plentiful. We arrived by train into Waverley Station so it was a good 10/15 walk to the hotel but you could also get a taxi if preferred. We had one of the deluxe rooms which was large with a good bathroom – the only thing I would say about the room was the bathroom door was glass but it actually faced the bed, so if you wanted to get up in the night by turning the light on in the bathroom it disturbed the other person and its not always easy to negotiate a room when its dark so it would have been easier if the room lay out was different to accommodate this and slate floors are cold on the feet so remember some slippers or keep socks on. All in all though we had a lovely time.

We stayed here for 3 nights for my husbands birthday and had a wonderful stay. The staff made it special by leaving him chocolates on arrival which was a very nice extra special touch. The room was very big and had a large ensuite, it was very clean and warm - just what you need at this very cold time of year! It was tucked away in what felt like a very safe location just a short walk from The Royal Mile and a 10 minute walk from the train station. The staff were very friendly, approachable and helpful. The dining area was very relaxed and had a good variety of choices for breakfast. We will definitely return

Just returned from a 3 day break, hotel was an excellent choice. Nice spacious room, lovely breakfast & very helpful and friendly staff what more do you need. 10 minute walk to City Centre, and if arriving by car the NCP is just a couple of minutes away. Hotel gives 50% reduction on normal parking rate, so it will be £10 per day. Would we stay here again, definitely!!

This trip to Edinburgh was a birthday celebration and after reading reviews on Ten Hill here at Tripadvisor we booked it. From the moment we checked in, it was everything that we had anticipated and much more. Now the hotel is a good 15 minute walk from the Waverley Station and I would only recommend this walk if you don't have much luggage and not at night. The road is uphill mostly and this time of the year the wind chills you to the bone and then blows you away. A taxi stand is right outside the station, he took 4 quid and we were at the hotel in under 7 minutes. Voila!! Situated in a quiet courtyard, the hotel has both a separate bar and a full restaurant. Our room a standard one was massive; the size of a London studio and I kid you not. The bathroom had veined-marble tops with a spacious shower and toilet area. I was pleasantly surprised to see toiletries of a high end brand. Ours was a very quiet floor which was a blessing as I am a very light sleeper. Another highlight of our stay were the big bay windows which offered stunning unobstructed views across the horizon. The staff is extremely polite, courteous and they try to accommodate every whim of yours right away. The continental breakfast is a very nice affair with vast menu choices including both hot and cold varieties. The seating is superb and offers views all along the courtyard. The hotel is centrally located with many nice restaurants near by and a Sainsbury's local is right around the corner. It is also within walking distance of every major tourist attraction and we didn't take any public transport while exploring the city. All in all it's a very good find within a budget and actually doesn't feel like a budget choice with all that it has to offer. This is definitely my go to next time I am in Edinburgh.

Stayed on our way home from a family wedding. Set in a quiet cul area, the hotel is only a short walk from loads of restaurants and shops, and the Royal Mile. On arrival, reception staff were very helpful in advising on parking (NCP five minute walk, which is discounted through the hotel and is great value for Edinburgh) and quick to get us checked in. The rooms are lovely - very spacious and thoughtfully decorated. Everything needed for a short stay is on hand in the rooms but additional items can be had via reception. We just had breakfast at the hotel and it was excellent. Plenty on offer from both the hot and cold buffet, which were replenished quickly. Will definitely stay here again, hopefully for longer to get the full benefit of this fantastic hotel.

We've returned from a 3 day short stay in Edinburgh staying at 10 Hill Place - a small modern hotel which proved to be a great base from which to explore Edinburgh. The hotel is a short taxi ride from Waverley station. The hotel is in a quiet location, away from the bustle of Princess Street, though within easy walking distance of the old town, Edinburgh Castle and the Royal Mile. Our bedroom was modern with a large bed, comfortable chairs and a good sized bathroom. Breakfasts are generous and the dinner on our first evening was excellent and served by staff who were attentive and knowledgeable about the dishes (we had booked a meal at the amazing Witchery for our second evening). We would have no hesitation in recommending 10 Hill Place and returning to this lovely hotel on our next visit to Edinburgh.

First the stuff that wasn't the hotels fault. The construction work and/or the deliveries that started before 8am were very noisy, but the windows weren't double glazed (listed building maybe?) which meant we were woken up early each day. However that meant we got up for breakfast which was lovely. The hotel is a bit of a walk from the centre, but not a problem for us. Staff in the hotel were very nice, helpful and professional. Decor good and overall very clean. Bar prices a bit expensive but it's a hotel in a city centre so to be expected really . We didn't eat dinner in the hotel but did have lunch-smoked salmon sandwiches, again a bit expensive but very tasty. Overall I would recommend, and would stay again if in Edinburgh.

Spent two night here with friends recently. Travelled by train to Waverly station and hotel just minutes in taxi.(3.95!) Good location with excellent staff who were both efficient and friendly. Bedroom was on 4th floor and was quiet and quite large by modern standards but perhaps a little dark as small windows. Nice bathroom and comfortable large bed all very clean. Ate here first night as part of deal and meal was excellent. Breakfast was a buffet but very good and varied. Would recommend this hotel and will certainly return.

Stayed at this hotel for two nights (Sat/Sun) at the end of October. We travelled to Edinburgh Waverley station and the hotel was a comfortable 10/15 walk. On entering the hotel, everything looked clean and well maintained with a modern feel. The reception staff were very friendly and welcoming and very quickly had us sorted and booked in. Our room was of a good size and had everything that we needed, items such as hairdryer, iron and ironing board, a selection of toiletries, a well stocked tea and coffee tray and bottled water. Should you need it there is also a small fridge in the room. The heating / air con was very efficient and we were able to get the room to a comfortable temperature. On the first evening we had booked to dine in the hotel restaurant, what a superb experience. As well as the food being of the highest standard, it was beautifully presented by award winning chef, Alan Dickson and his team. It was also nice to have all the dishes explained to us by staff who were knowledgeable and had a passion for what they were doing. The hotels position is ideal for getting about the city, the castle was about 15 mins, Princes Street about the same. If you wanted to visit the royal yacht whist your in Edinburgh, its only a few minutes walk to the bust stop were you can catch the number 300 bus direct to Ocean Terminal where the yacht is moored. I have to admit that we were sorry when it came time to leave 10 Hill Place but we will definitely be returning.

I stayed for one night in October and slept very well on a comfortable bed with excellent quality bed linen. In the evening I ate a light meal in the bar and was impressed by the food and the service; the waiting staff were charming and efficient. I didn't have breakfast at the hotel but, at lunchtime, had the best smoked salmon sandwich ever, at the bar. The reception staff couldn't have been nicer. Once I'd got my bearings, I realised it was really convenient for public transport (or walking) to Princes Street. I would certainly stay there again.

I stayed here for 2 nights on business in November 2017 and was very pleasantly surprised. It is a small hotel attached to the Royal College of Surgeons on Hills Place. The reception is small and pokey at the end of the bar but efficient and the staff are all very pleasant. Bed rooms are small but clean and comfortable with good wifi. The restaurant was really excellent with a good menu and again very helpful staff. I would definitely stay here again.

Stayed here as part of Super-break package and what a great choice we made! This hotel exceeded any expectations that we had. Everything was brilliant with lots of unexpected extras in our rooms. The restaurant staff were knowledgeable and helpful with gluten free options. We would not hesitate to recommend this to anyone and would certainly go back there

Excellent from start to finish. We arrived early and check in was swift. We had a room facing the college and wasn't disappointed, the bed was really comfy and the bedding crisp and clean. We ate in the hotel bar on our first night and couldn't fault the steak. The staff are 1st rate nothing was a problem and the breakfasts are to die for. The hotel is a 10 minute walk from the station and Princes Street is slightly further. We had a meal at The Last Drop pub near the castle and the food was excellent with a very good atmosphere. This hotel I can recommend and hopefully be back early 2018

Stayed here for one night when visiting Edinburgh. The room was very nice and the staff were also very friendly and helpful. A great base for visiting Edinburgh being only a ten minute walk to Princes st. My only criticism is the very limited choice on a la carte menu , we really struggled to find anything to our taste and were somewhat confused when the table next to us were served food that was not available on menu ? After being served dessert and the next table again having been served a course not available to us i questioned the waitress to be informed there was a bar menu as well as a la carte menu and the other table were ordering from bar menu. As mentioned with the a la carte menu being very limited in choice i feel you should be offered the choice of both menu's. I will finish on a positive , the room was good , the bed very comfy and the breakfast was very good. Will definitely stay here again but use a different restaurant.

This hotel was amazing from start to finish. Friendly and efficient check in, straight up to our room and we were able to obtain secure parking at only £15 a night (good for the area!) We had dinner on the first night. The waiter was amazing and the food delicious. The breakfast buffet was sublime. Everything from the coffee to the eggs was lovely, again the staff were so friendly and l really cannot praise them highly enough! The next day we wanted to explore, and the front desk couldn't have been more helpful. They provided a map, circled the best attractions and gave us directions. It really helped and we had a wonderful day! Short walk into the centre. We ate out at the inn on the mile, a suggested eatery on the map and we were not disappointed! Again wonderful. The room was amazing. Big comfortable bed, extremely clean, lots of space and a wonderfully big bathroom. My partner is quite tall and I struggled to make him get out of the bath as he was enjoying being able to have a nice soak! There was no noise which was a big perk! I was sad to check out. This hotel was everything you could want and more! The staff are so warm and welcoming and I would recommend this hotel to anyone! I can't wait to return!

We got this hotel by booking with city breaks for a short break. Very good location. We only had a standard room, but it was very nice, no complaints at all. Breakfast was plentiful. Staff was very helpful at the reception about sightseeing. All in all 4 star+.

Stayed here for the weekend and was really pleased with the hotel. The location is great, we walked to all major interest points. It is about a 10 minute walk from the train station, about 15 minutes walk to both Princess street and the castle. All the staff were very welcoming, especially the bar man who was very friendly and funny. Breakfast was nice, with a choice of continental or a Scottish cooked breakfast (offering vegetarian sausages, which is unusual but welcoming to us veggies). The room was very comfortable and spacious, great to have an iron, ironing board,tea and coffee facilities, wifi and toiletries included. Great hotel, would definitely recommend a stay here.

Decided to stay at this hotel for a 1 year anniversary with my boyfriend. When we walked in, the man at reception greeted us, he was lovely and welcoming, when we told him why we were here he upgraded our room to a junior suite which was amazing. The room was spacious, lovely view of the whole side of Arthur's seat and the sea. The bed was the most comfy bed my boyfriend and I have ever slept in, and we've been in quite a few hotels. Unreal comfy. Lovely got chocolate and tea's in the room along with shortbread PLUS little bites of tray bakes, fresh apples and more tea flavours for the floor. We requested breakfast however slept in for this - the man took this right off the bill. Amazing place. Perfect!!

We arrived, jet lagged at 0630 and made our way to the Hotel from the Waverley Bus stop (there is a convenient Starbuck's on the way( and lots of Tea shops too!)). They greeted us at the desk, stored our luggage and said they would text us when our room was available. We did some convenient sight seeing, a bus tour from the same Waverley site and when the attractive (and quiet!) room was ready early, we returned for a great nights sleep. Their coffee/wine bar is great for light meals and there is a formal restaurant for dining. As the desk pointed out, the hotel belongs to the University of Edinburg College of Surgeons so the profits go to the school and students.

Located near the Royal Mile, convenient for trains, trams & buses. Lovely rooms and good food as well. Traveling by car, you will have good walk to nearest car park down steep hill. Staff were very helpful and went above and beyond helping me with my luggage and bits and pieces. Next to surgical museum - well worth a visit, and of course just beside the royal mile.

The quiet of Hill Place is echoed in the hotel itself, while the staff provide a friendly atmosphere, whatever your request. Food at breakfast and dinner is very good and I recommend the venison/ haggis for dinner as a taste of Scotland.

We stopped at this hotel as part of our annual child free weekend away! Warm welcome, met with helpful reception staff. Our room was spacious ( we Booked a double deluxe room but was given a complimentary upgrade to a bigger room!). Lovely room with free wi fi, super king comfy bed and spacious bathroom - the complemtery hand made chocolates and Scottish biscuits a lovely touch. We booked a 2 night special with included the first nights eve meal. Was a fantastic meal the scallops were cooked to perfection, the breast of pheasant very tender and all attended by efficient pleasant waiting staff! The Scottish buffet breakfast again was brilliant, great selection ( I even sampled some haggis!) Both hot and cold selection to choose from. The location was great - 10 min walk up hill towards the castle area, and 10 min walk down hill towards holyrood palace and 10 min walk to the train station. Brilliant hotel central yet set on a quiet street off the main drag, absolutely loved Edinburgh, will be returning next yr!

Everything about this hotel is ideal. The location is off busy streets yet within walking distance of the University and the Royal Mile. The staff was extremely friendly and helpful and the rooms were clean and spacious. The complimentary breakfast was delicious and provided a large assortment of options. If I ever return I will definitely stay here again!

This excellent hotel is owned by the Royal College of Surgeons and profits finance training of surgeons worldwide. That does more for me than Hilton, Trump Intercontnental et al. And it is excellent, 10 minutes from most Old Town sites, In student quarter of the city, lots of little ethnic restaurants and small pubs. Don,t miss Surgeons Hall and cafe nearby. Enjoy a great wee capital city.

We came to Edinburgh to celebrate our 30th wedding anniversary - we stayed here 5 nights last week. I agonized over the decision on which hotel to book. I could not have been happier with my choice. We had one of the bigger rooms on the 5th floor - the rooms were big and well appointed. We unfortunately did not face Arthur's Seat but faced the front street - however the area is very quiet with hardly any foot or car traffic. I took Bus 100 from the airport which left me off only a 10 minute walk from the hotel. The location was terrific - right in the middle of everywhere you want to be. Only a 15 minute or so walk to the castle and the palace. We ate breakfast in the hotel every day and had dinner at the hotel twice - all our meals were excellent. The staff at the hotel is also very nice and helpful. The hotel was also very clean. We did order breakfast in bed one night by leaving our menu choices outside the door before 2 am, but our breakfast did not come - when we tried again, we told the front desk - so that time we did get breakfast in our room - which was very nice. We also ran out of toilet paper one night, but was able to easily get more rolls at the front desk. Overall, my experience was excellent and we would definitely stay at this hotel again.

Excellent service in this hotel, very friendly and competent staff! Elaborate breakfast buffet with personal service and extra orders possible! Fresh baked bread and porridge! About 10 minutes walk to the center with all the tourist attractions and Castle. Rooms are big, clean, TV, fridge, roomservice, big comfortable bed(s), free wifi! Staff will help to sort your excursions and a full excursions stand. Next time we like to try the restaurant! 0.8 km from Edinburgh Waverley Rail Station.

We stayed at Ten Hill Place as our original hotel was overbooked. First impressions were good, close to south Bridge, 15 min walk to princess street. The rooms are fine, decent decor and fully functioning. The biggest issue without a doubt for us is the single glazed windows. Our room was looking onto the street. On this street the building next door is under construction and the hammer drills and workmen start at 8 each day, all day! During the night you can hear the conversations of everyone walking by. Thank goodness we did not stay at the weekend. I can honestly say I think I have had the most disturbed hotel sleep ever and am completely shattered as a result. The noise issue could easily be eliminated by some double glazing? Without a doubt I would not recommend staying here whilst the construction is ongoing and would also suggest asking for a room away from the road (note, in my booking I did ask for a quiet room).

The location is 5 minutes' walk from the Royal Mile, 10 minutes' walk to Edinburgh Castle, Waverley Station and Princes Street. I would say it's perfect if you need somewhere central in walking distance from the city centre attractions but in a quiet residential back-street away from the noise and traffic. The check-in staff were friendly and helpful. The room was immaculate and clean. It has a big and comfortable double-bed, a modern bathroom, a small TV, and a fridge. The sleep quality was very good. The breakfast was delicious. There is free Wi-Fi. There is no hotel car parking, but you can park on the street via Pay & Display as there are lots of spaces nearby. The parking in the streets is free on a Sunday. Overall I would give this hotel full marks and I would recommend it to visitors looking for a nice wee city centre hotel.

Good hotel, rated 4* which is probably fair. Very clean, tidy and modern/fresh room with good decor and in good state of repair. Breakfast from 7am, good selection of hot & cold dishes. Staff very helpful. Bar on site. Restaurant (and room service) looked pricey for what was on offer, however (I didn't eat in). Nice to have a room with an iron, ironing board, hairdryer etc without having to ask at reception. No on site gym/spa facilities, but arrangements with a local service if desired. Good for business travel, very close to RCSEdin. Good (free) WiFi. Suggestions would include net curtains, and a blind in the bathroom (frosted windows, but a glass door separating bathroom and bedroom meant room was very light at night from outside street lighting).

We were so impressed with this hotel. Rooms were large by European standards, the staff was gracious and very accommodating. They held our luggage for 5 days while taking a tour to the Highlands and returned. The bartenders were knowledgeable and patient. Andrew knew us each time we came down to the restaurant. Front desk team had a "yes" for any request. Great place to stay.

This hotel is managed / owned by the Royal College of Surgeons. It is relatively new opened in 2006. It is a clean quiet small hotel. It says it provides a 4 star experience and I don't disagree. The room was modern, tasteful, clean and well appointed. The hotel service was all you could ask for. They were extremely personable and helpful. There are 2 dining areas, one informal and one more formal. They are both fine. The hotel is on a quiet street in the old town but a short walk to shops, the museum, and Royal Mile. I highly recommend it.

It is surprisingly good -- managers are upbeat, responsive, happy in their work and happy making guests happy. Rooms well appointed with all one could want. F & B is especially, surprisingly strong; wonderful breakfast spreads (try the haggis with your eggs,) a very interesting and well presented dinner menu; a simple but thoroughly stocked wine bar with its own pub meal menu. We spent four days here and had no issue.

Frankly we really didn't use all the amenities offered by this hotel, as my wife and I were in the go during the Fring Festival most of the time, but when we were in our room, it was quiet and comfortable. Very well located, as most everywhere we walked was just 10 or so minutes away. Lots of good restaurants nearby, and quick walk to Holyrood Park.

Stayed here for two nights to see Military Tattoo. Spotlessly clean and the Staff are very pleasant and so helpful. Nothing seemed to be a problem to them. Food is really nice both for breakfast and dinner. It is quite central for most requirements once you get your bearings. Princess St., Castle, Station, etc. all 10 to 15 minutes walk.

We used the hotel as a two day stop over for the tattoo. We were not disappointed. Friendly staff and helpful. Spotlessly clean. Large airy room with good facilities and a good nights sleep. Lovely decorated. Working lifts to room. Breakfast was good and more than adequate choice. Bar meals were excellent. The young bar attender was a little disorganised and did take ages getting drinks. Location was excellent. Only 10 to 15 minute walk to the Royal mile and in a really ethnic and diverse part of the city which made it the more interesting than the Princess Street area. Some decent restaurants close by. Parking was a little difficult as we had to park in the NEC about 10 minute walk away. The hotel has a deal with them so that wasn't an issue but at least they had parking which we were thankful of in the middle of a city. Highly recommended and we would use again if visiting Edinburgh.

"Tradeoff: Location vs Space"

Stayed here in August while visiting for the Fringe Festival and had to book several months in advance to get a room. Location is ideal, close to many of the major Fringe venues and very close to Royal Mile, short walk to New Town. Because we were here during the Fringe, we didn't get our choice of rooms or beds (firm or soft) and basically took what we could get. Beware of the smallest rooms---they are quite cramped for 2 people. Bathroom shower was tiny, less than 3ft square. While the hotel cannot change its layout, there were many nice amenities to compensate: generous supply of shortbread cookies and bottled water daily, nice large bath sheets. They seemed to be a bit stingy on supplying soap and shampoo however, and the bathroom towel heater rack really accommodated only 1 of the large bath sheets so we had to alternate between who got the nice warm towel after the morning shower! Pillows were quite hard but that may have been because we ended up with the Firm mattress room. Note that these mattresses really are quite firm so another caveat to future travelers who book here. Lastly, there we had a burned out bathroom light which we reported and was never fixed, despite their promise of fixing problems within 24 hrs or an explanation; we got neither.

We really enjoyed our stay of a couple of days at Ten Hill Place. Its strong point is the location, very close to the city centre and all the touristic attractions. We asked for and luckily got a room at the 5th floor with a view on Arthur's Seat. Besides the nice view, the room was very comfortable, quiet and clean. The hotel provides also a good discount in a nearby parking place. If I have to highlight a couple of bad points, one is the breakfast , with a service not perfectly organized (the dining room was full and we had to wait several times to be served at the table), and the trays with the cookies outside the rooms which were empty most of the time.

We like Ten hill place and have stayed here before. Generally its a great hotel with helpful and attentive staff. This time it let itself down. I hope this was just a lapse: 1. we phoned and were told parking was available on a first come, first served basis. the car park was actually closed, and we had to use an NCP car park (subsidised at £10.00 per day , about 150 yes away. 2. The reception staff and bar staff were as usual very helpful. But in the breakfast room, 4 or 5 staff stood and chatted, instead of helping. One member gave us a long lecture about wanting a table for 4, for friends who came down 1 minute later......we had to insist on getting it - on all of the 3 mornings we all were there. then he tried to clear the dishes early, and when asked to leave us to finish, hovered over us until we'd eaten ! - uncomfortable. 3. When checking that we'd left nothing as we left, I checked under the bed - and it clearly hadn't been attended to after the last guests- there were a variety of personal items and shopping tags there.

Very good central location. The wine bar offers a good range of drinks at reasonable prices and service very good. Room is a bit sterile and cold. Great for a quick drink at the fringe or after work but wouldn't be on my list for a romantic night out.

Nice hotel though at first it was confusing because the entrance says welcome to the great Edinburgh surgeon Hall something like that and I immediately thought whoops wrong location ha. Just keep walking in and make a right and you'll be at the hotel check-in. It was a lovely stay but the rooms were kinda smallish. No biggie though since it was enough space for two and I imagine the space is just always enough depending how many in your party. Only issue was for what we paid it was super steep. It was also during the first day of the fringe festival which we didn't know was the world's biggest comedy festival. Fail. Anyway yes the price surge was expected to come with that but still too high for what it all was. We had gotten breakfast too with our rooms which was £10 per person which isn't bad considering you'd easily spend £20 or more per person on breakfast so it was nice to stuff yourself before heading out. Overall I'd definitely come again because the rooms were beautiful and the breakfast was great and there's even a wine bar as well we didn't get to experience but maybe next time and NOT during fringe haha.

My wife and I visited without booking during a break in between Edinburgh Fringe Festival shows. The surroundings and staff were very welcoming and the menu was just what we were looking for. In particular the bar area was lovely and well presented. We both ordered sandwiches which were delivered promptly and looked very appetising, my wife's was delicious and very filling, mine looked lovely however as I started to eat it became apparent not all was as it should be regarding the cooking of one of the fillings in particular. I highlighted this to the staff and the way they dealt with it was brilliant, I genuinely could not have expected anymore. I know this error shouldn't have happened but it did however I am really impressed with how it was dealt with. For this reason alone I will revisit.

Extensive offering at breakfast. The hotel also has a bar and restaurant. Location along with friendly staff mean we will certainly return.

We went for a booking deal that included one evening meal, and we weren't expecting the quality which we got - way above "hotel restaurant" standard, and well into "cordon bleu" territory. visited hear end of July for hubbys 50th, Lovely hotel near many tourists attractions. Very helpful younger members of staff on front desk especially a new lad who unfortunately we were unable to get his name. The hotel is very clean and cosy, rooms are very comfortable although a little dated, only minor point we were unhappy about was that our room was right opposite the cleaners closet, although sounding trivial the noise from this woke us very early in the mornings, and on vacating out room the cleaner was standing outside our room waiting for us to leave looking quite unhappy although we vacated by 12 check out time.Some great restaurants and lovely old pubs very close by . Overall though a nice hotel and would certainly go back

Great hotel... Not too far from everywhere..... Awesome food.....great room..what more could you want. We had a really lovely few days in Edinburgh made even better with such brilliant accommodation. We would stay again and highly recommend this hotel.

Very close to Royal Mile, lovely run to Arthurs Seat, Princes Street and the shops close by and a good selection of restaurants, cafes, bars and theatres within a short walk.Wine bar has a good selection of wine and gin. Tasty breakfasts.

This was our second stay at this hotel but this time we had our son who is a wheelchair user with us. We asked for an adapted room with an extra bed & there was still plenty room for manoeuvring the wheelchair. The wet room was well equipped & spotlessly clean. I slept in the extra bed & whereas in the past at other hotels the extra bed can be a very uncomfortable camp bed this was a proper comfortable bed. The staff were all friendly & helpful & the food both in the bar & at breakfast was faultless We will definitely stay here again

This is how the hotel described itself on some its literature and that is a pretty apt description. We were only staying for one night to go to a concert in the Festival Hall which is only minutes away so we chose it for its convenience. Quite central - only about a ten minute walk from Princes Street, across the Bridges, and there plenty buses which pass the top of the street. Check in was quick and efficient. We stayed in Room 316 which was a very spacious room overlooking Hill Place so pretty quiet. It had a large comfortable bed, 2 chairs, a kettle with tea, coffee, shortbread and 2 bottles of water. The bathroom was a good size with a shower over the bath. The best bit about the hotel was the restaurant. As we were on a bed and breakfast deal with vouchers for a meal in the hotel restaurant we ate there and the food was excellent (see separate review). There is also a wine bar which serves food. Unfortunately the breakfast did not match the standard of our evening meal - it was pretty average. Overall a good hotel for a stay in Edinburgh.

Tucked away off Nicholson Stree but a little gem. They were extremely helpful through out my 2 day stay. The room was quiet and wel appointed with its own kettle and provide with nice shortbread. The bar was full when I went down but I was quickly served and the drinks plus nibbles brought to our table. Breakfast was fantastic with haggis along side. The normal choice.

With the summer months almost fully booked I didn't have much choice when searching for a reasonably priced option in Edinburgh. Ten Hill ended up being one of the best places we stayed during our 12 day road trip. The check-in was friendly and painless, the room was huge and quiet, the breakfast buffet was great. They have A/C, fridge, safe, great bed - the room was modern, possibly recently renovated and clean. The hotel is about a 10 minute walk to the 'center' and just off on a side street so that it is quiet and private. Although they have a bar and restaurant that look welcoming, we didn't try them. Overall it was a wonderful place to stay and perfect for people who don't require to be in the thick of everything but who like to walk, explore and then come 'home' to a welcoming and comfortable hotel room. Would certainly stay there again.

Hotel was in an ideal spot, 15 minute walk to city centre, room was spotless and decent sized. The staff were extremely friendly and helpful. The hotel do breakfast till 12 noon which is great if you've had a late night. Only complaint would be the breakfast, which was buffet style, had perhaps been lying on the hot plate too long, and was a bit dried out. Perhaps should have went down a bit earlier than we did.

I took my friend here for dinner tonight and we both had a lovely evening. The hotel walk in is very light and bright and welcoming,good signage so you can see where youre going. The staff are ready to greet you at the restauant and are very friendly.Its fresh and relaxed which makes you comfortable right away. The menu is well put together with a good range of choices.First to the table was our amuse bouche of sea trout like little fish cakes..very nice.Next homemade bread with butter and a tomatoe salsa..again very nice.I opted for the rabbit ballotine starter which looked beautiful on the plate and was delicious...followed by monkfish "fish finger",potato,cray fish and pea veloute which was absolutely devine! I think you should definately try this restaurant...its central..next to good bus links...wonderful food and friendly attentive staff. Check their website for more information about the hotel and restaurant and a piece about their head chef winning hotel chef of the year award,which was the reason i chose to dine here!Well done to him...

When I arrived, I was informed that there had been problems with my booking and for the first night I had to be moved to another hotel. They provided a taxi there and back. This was very inconvenient and I also had to leave a meeting with two of my colleagues at the hotel. They did not want to talk about compensation or even a good gesture beyond a glass of wine while waiting for the taxi. After much asking they said that any compensation had to be through my travel agent, even if the problem was the hotel's fault. I think that the level of service recovery was very poor. I like the hotel, new and comfortable with very good service, George was especially good.

We spent 1 night here post-cruise, and can't say enough good things about it. For whatever reason, we were put on the 5th floor (the top), which is the Club level or "Skyline" rooms. Room 503. The view of Arthur's Seat was fantastic!! The room was very spacious, with a sitting area and even an exercise bike! There was also complimentary snacks and drinks outside the room (for all the people on the floor - which is only 4 rooms, I believe). Staff were VERY friendly, and we didn't have a single issue with anything. We loved the location, as it was a great base to explore Edinburgh. With only 1 full day there, we needed to make the most of it, and the location of the hotel really helped. Overall, would definitely stay here again & certainly recommend it.

We stayed here as a couple on Saturday 8th July and can only say what a lovely hotel with very professional, knowledgeable and welcoming staff. The hotel is a 5 minute walk to The Royal Mile and ten minutes at most to the train station. The hotel and rooms are immaculately clean and the bed is very comfortable, the room also had a great side view of Arthur's seat. The girls on Reception were welcoming and professional and the barman was also very helpful and pleasant. Many thanks to Noria on Reception for her help as after I came home I realised I had left my phone charger in the hotel room and within 5 minutes she called me back and posted the charger to me. Only tiny moan I have is I didn't get Arran Aromatics toiletries on room which I love! Will definitely be back to this hotel.

We found the hotel staff very friendly and helpful, the bar and public rooms were lovely. Breakfast was great and again the staff couldn't have been better. Our standard double room was comfortable, clean and well appointed. The reason I have taken one star off the review is that our bathroom had a frosted glass door. When lying on the bed you had a direct view of the toilet! Now we may be a little fussy, but we did not enjoy this set up, despite 37 years of marriage!

I found this hotel to be clean and comfortable. It is conveniently located to the Royal Mile and feels like safe location. Staff is very friendly & helpful. All requests answered quickly & politely. Rooms were a tad larger than I expected with a nice bathroom and hot shower with great water pressure. Our bathroom was a shower only so if you want/need a bathtub, you should probably ask in advance. Bed seemed smaller than a king but was comfortable enough. Very quiet inside room with no street noise. Our room was located on the 4th floor. No on site parking. Fairly nice bar area & restaurant. Breakfast was quite nice with fresh fruit, eggs, ham, haggis, a selection of pastries, cereal selection and sliced bread for toasting. I would stay here again. No complaints from our group of 10.

We were visiting our son who is a student at the University and this was the perfect location for us. We were there over Christmas so it was chilly and rainy (and even snowy) but the hotel was warm and comfortable. The coffee, tea and hot chocolate selections were wonderful and on Christmas morning we found a little treat filled stocking hung on our doorknob! We would definitely stay here again.

Excellent hotel in the heart of Edinburgh. Not much parking but you can use the nearby NCP car park at a reduced rate. Vouchers available at reception. Large room with modern bathroom. Great buffet breakfast. Yoghurts were amazing.

We stay in many BW hotels. This is one of the best. Ideal location to the many areas of Edinburgh, short walks to good restaurants if you don't eat here. Excellent breakfast menu, and service. Clean, quiet, comfortable beds and very good showers and A/C. Highly recommend. You will be quite satisfied. Good wifi too.

Great hotel, ideal location for the Royal Mile. The staff were positively lovely, the room was great, really spacious, clean and tidy, very nice indeed. The bathroom was a lovely size. Breakfast was really good with lots of choice. I would definitely recommend this hotel and will definitely book again. Loads of places to eat nearby and very near to the museums. 10/10

Owned by Royal College of Surgeons so geared toward business, academic guests. Limited on-site parking. Small standard rooms so worth an upgrade. Included breakfast is very Scottish and quite good. Very helpful staff. Within walking distance to Royal Mile and Princes Street. Servers did not always have a grasp of English but front desk staff did. Did not see any children in restaurant or waiting area.

This is a nice clean and friendly hotel with reasonable sized rooms in a quiet area so you can sleep even with the windows open! It also has a small amount of private parking which is great as finding parking is not easy in Edinburgh. If you book breakfast the night before you get about £5.00 off which is a good deal as the breakfast buffet has a good selection and they have a breakfast cook who will fry, poach or scramble your eggs any way you like ! If I am going to be picky ( which I always am ) I could wish for the quality of the black pudding, haggis and sausages to be better . But the very best thing I like about this hotel is that you have only a 10 minute walk to The Royal Mile and Princess Street which is a big plus in my book.

I turned up 40 mins before checking and asked if I could check in early, the receptionist was bery rude and dismissive and said check in was in 40 minutes so no. I asked if he could check if it was ready he said no it wont be ready. He did not offer me a seat or say I could wait in the restaurant. So I had to find a cafe round the corner. Bed was comfortable and the bathroon clean. Single glazed windows so not only cold but very noisy at night-people screaming in the streets and loud chatting outside (I requested a quiet room as I had an exam in the royal college the next day) When I checked out the charged me for two breakfasts (I had room only so added the breakfast) I said I had only had one and it was just me (stayed one night) he said no you had two and showed me his computer said I had had breakfast on the day of my check in, I explained again it was just me and I was here one night, he didn't believe me until I told him I could get my flight ticket out to show I wouldn't have arrived in time for breakfast! Definitely wouldn't stay again and defintely wouldn't recommend if you have an exam the next day and want good sleep

We stayed here for a long weekend, last weekend. We arrived via the airport bus to Waverley Bridge and then just walked up to the hotel, which was easy to find. We had a Deluxe room, which was large and well appointed. Great toiletries and Scottish shortbread provided every day. We had dinner on our first night included. This was spectacular and couldn't be faulted in any way. We had breakfast included every day too which enabled us to fill up ready for our walks around the city. Everything was close by, including the Surgeons Museum, which we were given a discount on as staying at the Surgeons hotel. All staff were very helpful and made our stay very pleasurable and memorable. We hope to come back again, and will certainly stay here. Cannot recommend it enough!

We stayed at Ten Hill Place as an overnight stay before we headed down to London on the train. We choose this location as it was not far from Waverley Station, we found the room comfortable and a King Bed which we had missed on our travels around was so comfortable a little bit of luxury. Staff were very friendly and nothing was a bother, especially when I asked for real milk and a Victorian Sunday paper for the next day. I would highly recommend this Hotel even for a weekend as it was very close to all the major sights in Edinburgh but in a very quiet location away from the hustle and bustle.

Ten Hill Place is within easy walking distance of lots of the sights Edinburgh has to offer. Staff were very helpful in moving our room after we were initially put into a ground floor room and we ended up with a wonderful view of Arthur's Seat. The breakfast buffet was plentiful if a little hit-and-miss with some of the hot food (quite greasy at times) but there was a lot to choose from and, as it was included in the price, it was worth it. The room was well-appointed and clean. Not a huge fan of the door separating the bedroom from the bathroom being glass, but you can't have everything! Overall, would consider staying here again when next in Edinburgh and would recommend to friends as a potential option.

My husband and I traveled to Edinburgh for a nice vacation and this hotel was a great location and the room size was really big compared to others we have stayed in near the castle and other tourist spots. We were actually happy to have a little stretching room while in the U.K. I would stay here aging an especially for the price and space.

We stayed here for our three nights in Edinburgh. The location isn't far from old town and an easy walk. Lots to do nearby. We enjoyed having drinks in the bar, very attentive waitstaff. Breakfast was part of our deal and pretty good options. The rims our tiny. We were in Scotland for 9 days and two people with suitcases, we had to get creative. Rooms were comfortable and clean.

This was the second and last country on my 2017 U.K. odyssey. I felt really great about the hotel we booked in Wales and I was hoping that we would just not get hosed in Scotland. Well, I couldn't have been more pleased. Ten Hill Place is a wonderful, quaint little hotel not too far from the Royal Mile. There are quite a few restaurants, pubs and bars within walking distance. There's a jazz club (which I did not visit) and a comedy club (which I did) within a 15 minute walk of the hotel. The Edinburgh Castle is only a 25 minute walk. We even walked to both a casino and a multiplex theater which were about 40 minutes away. My Fitbit got a great workout. The hotel is nicely appointed, although the rooms are a bit small. The staff members are, without a doubt, some of the friendliest and most accommodating people that I have ever met. They will even fix you a drink at 3 am in the morning. No question went unanswered, no request went unfulfilled. They are an eco-friendly hotel, something I didn't know when I booked it but appreciated it even more after I read their various policies and practices. The hotel provided great toiletries and very fluffy towels. The restaurant displays many awards, but I cannot personally attest to the quality of the food since I never ate there. They have a very limited 24 hour room service menu which came in real handy our first night there. You can walk to the hotel from the train station, unless you are a pack rat like me. A taxi will cost you less than £6.

Easy walk to Hotel from Waverley station, up hill, room was very comfortable huge, easy walking to Royal mile about ten minutes, break fast was amazing staff very friendly.We left our camera in our room when we left and the manager brought it down to Hertz, told us not to come up to hotel as he would bring it down to us, what else can you say wonderful people, would highly recommend this place to stay.

The hotel has a very convenient location. The Royal Mile is very close and most of the highlights of Edinburg can be reached just by walking( Edinburg Castle, St Giles Cathedral, etc, etc) Neither Princess street nor the Main train station are far away. The hotel is very nice. Our room was big enough with a nice bed and nicely decorated. The bathroom was ok. The breakfast was nice too. Something that I appreciated very much about this hotel is their people. The service is wonderful. Everybody was nice and helpful: the reception people, the waiters and waitresses in the breakfast room. The cleaning ladies. Everyone makes us feel very welcomed. We are very satisfied and won't hesitate to be back here if we return to the adorable Edinburg.

We stayed here for a couple of nights in April on a weekend break. The hotel is in an excellent location within easy walking distance of most of the city centre. Our room had all you would expect from a hotel of this standard but it was looking a bit tired and in need of some TLC. We had no view as such only the car park and speaking of car parking we were charged an additional £30 for the 2 nights. Our door tended to rattle quite badly and I ended getting up in the middle of the night to jam it shut with a folded up piece of paper. On arrival we intended to have a drink in the bar but found it to be empty and lacking any atmosphere, indeed we never really saw anyone having a drink or dining during our stay. Given what you pay for this hotel the breakfast was very average at best, it is self service, you have to toast your own bread, and we felt the quality of the fare was quite poor. The bread for toasting looks like supermarket budget brand and there was only one variety of "fresh" bread on offer and even it ran out. On the second day I was given a poached egg that was completely hard and I skipped the black pudding as it was almost raw. We didn't dine here so can't comment on the food. Ten Hill Place sells itself as being upmarket but sadly to us if felt more budget chain hotel than luxury.

Our room (317) did not have working air conditioning. They could not move us until the next day. That room (322) was working, but kept shutting off during the night. Needless to say, not much sleeping for our first stay in Scotland. The hotel staff had know idea how to help us, gave us some fans and said 'sorry, that's all we can do." In addition, our bath towels had dirt on them, gross.

I booked this hotel last minute for a two-night work stay and for the price (very competitive for the area) wasn't necessarily expecting it to be anything more than functional. However, it turned out to be a case of good value for money. Location in a quiet side-street in the University area, convenient for Waverley station and the centre whilst not being right up in it. Room very clean and classily decorated in purples and greens, with a big, luxurious bathroom including bath, which is not always a given. Breakfast was brilliant, lots of hot and cold options, really liked the selection of fruit and ‘build your own muesli' option. Staff very friendly. Attention had been paid to the details, such as the quality of the refreshments and bath products in the room and a ‘help!' card to fill out if there were any problems with the room like lightbulbs blown. Will definitely book again when I'm next in Edinburgh.

We stayed for 2 nights and found it to be nicely decorated and very comfortable with good amenities at a very reasonable price. The location was good for the old town and it was a mile door to door to the castle and holyrood palace so equidistance between the two. However Edinburgh is hilly so the walk is not a flat stroll. Likewise the train station. The food was good and service friendly and helpful. We will be back.

We traveled to Edinburgh from May11-14 as the kick off to a 15 day tour of Scotland. I had looked into many hotels, hoping to stay right on the Royal Mile, but the prices were very high and bookings hard to come by. We stayed here and while from the outside the hotel doesn't impress, it was a fabulous stay. Every staff member we met was incredibly service oriented, and even when some rather rude and drunken guests were making a fuss, the desk handled all of the issues with great patience and courtesy. The rooms are spacious with the only fault I can find that like some hotels this one did not offer wash cloths. The hotel is within walking distance of a few pubs as well as the Royal mile. When we visited the Royal Mile, I considered myself very fortunate to have not booked there. While there are many pubs and shops they charge more and the hotels were on the mile where much drunken revelry ( and the noise that goes with it was occurring) For us, sleeping in a quiet and very nice smaller hotel with a fabulous breakfast and it's own small pub was simply perfect and we would absolutely stay again.

This is a decent hotel that receives four stars from this reviewer, would have liked to give it 3.5 stars, but the location makes up for any minor irritations. For those who are psychogeographers and love walking through cities, this is a perfect place to start, for those who want to make THE walk to Arthur's Seat, it's also ideal. The bar and reception area is OK, but nothing exceptional, but the quality of service from the gregarious George was. The rooms are also spacious (the TV is very small) and creative to work from if you're in Edinburgh on business. My only real problem was remembering the name of the hotel. Ten Hill Place doesn't roll off the tongue and perhaps a mnemonic is needed, especially after too many of the excellent whiskies in the great bars of the city.

This is a pleasant hotel approximately 5 minutes walk from the Royal Mile and 10 minutes from Waverley railway station. It is also very conveniently placed for the old part of the University of Edinburgh. The rooms are a nice size with a convenient desk area. The staff are very helpful. The restaurant food is very good although quite expensive. Breakfast is good although the food area is quite small.

First impressions great, especially on the phone when booking the reservation, Mark was so accomodating ,then staff so friendly and helpful on arrival and service later. Decor lovely , my favourite colours actually, location ideal for walking ,eating or staying in hotel. Bar prices are a little high but not compulsory of course. Didn't sample lots of food but happy with what we had.Room spacious a twin huge bathroom.plus fridge...towels fab , and bathroom very clean. Disappointing Expel air con weak for bathroom . Buffet breakfast times are great for late risers. but we pre booked!! but unfortunately we experienced very little left , the duty manager did address it. .. Over priced for this... In my opinion. Compensation was given. Overall we did enjoy the stay .,

The hotel was in a great location and the staff were really friendly and helpful . Our room was lovely with great facilities and the food in the restaurant was fantastic. We will definitely stay here again when in Edinburgh.

First visit to Edinburgh......a fantastic city! Our stay at this hotel couldn't be faulted. Everyone helpful and friendly. Parking available out the back (limited spots) for £15 a day. Rooms very big and well appointed, which made a nice change from our recent travels around GB. Well located and easy walking distances to everything that makes Edinburgh so good. Easy to recommend with confidence.

5 of us stayed for a double birthday celebration and were a little early for check in. Had a laugh with guys on reception, they kept our cases safe whilst we had a wander and on return found out we had been upgraded. Good tactic as at least 3 of us will return! Quick change and lovely cocktails at the bar whilst reception ordered us a taxi and made sure they asked for a large cab without us having to ask. Back for coffee (quite late we're not entirely sure what time!) and a great nights sleep. Two of us were down for breakfast with only about 5 min to spare but staff were brilliant, chefs checked with us personally that we had everything we wanted and we didn't feel rushed. Off for a bit of shopping, again reception kept our luggage no problem and again called taxi on our return. They were up for a hospitality award that weekend and we hope they got some recognition.

Stayed for two nights, had a large room. The cleanliness of the hotel was exceptional. Every member of staff we came across were all very approachable and nothing was too much trouble for them. We had dinner in the restaurant on our first night and the food and service were excellent. Breakfast was plentiful and good quality, my only complaint was that on one of our days the food was luke warm but the following day was hot. Would certainly stay again if we return to Edinburgh.

This was an amazing stay. From check in to final check out the staff went above and beyond. They were friendly, helpful and informative. Mike at the front desk especially. They even helped with printing our boarding passes. The rooms were clean and average size for UK Standards. There is complimentary bottled water everyday. The bathroom was large and it had a great shower. Thanks for the stay, it was perfect.

Tucked away in a quiet corner of the Royal College of Surgeons campus, this hotel is modern and convenient to all the tourist sites. We walked everywhere, though walking up from the train station with our luggage was a bit of a haul, - would recommend a taxi.

My wife and I had our 3rd stay at the hotel earlier this week. We returned to the hotel as we new we would have a comfortable room with minimal noise intrusion from both within and without. The facilities were excellent and we had all of our meals apart from lunch in the dining room. The standard of cuisine was excellent with some welcome surprises! The staff were highly efficient and pleasant from our initial telephone booking through to the final bill presentation. While parking on site is not guaranteed, we had no problem in securing a place. The hotel is within walking distance of all of the major attractions which we are slowly covering (more on our next visit) We will definitely return

All good, a lovely room with a large double bed. Very clean and tidy. Breakfast was good, buffet, as was the evening meal, with a fair choice. All staff were helpful and courtious. Worth a stay and convenient for the City and Waverley Station.

We visited this hotel for a long weekend all the staff are very friendly and helpful the room we had on the 4 th floor was very big and comfortable and nicely decorated the bed was two singles made into a double but it was very comfortable the bathroom was nice and big with a shower over bath with toiletries provided also a fridge and the usual type of drinks tray provided tea coffee hot chocolate and biscuits . Also a 32 inch tv which was ample for the room size hair dryer also in the drawer On the ground Floor was the bar area which was very nicely decorated and reasonably priced the restaurant area was also on the ground floor we had breakfast each morning plenty to choose from cereals ,continental and full cooked breakfasts buffet style tea and coffee brought to your table Would definitely stay here again

When I say it surpassed expectations I mean that in the nicest possible way, as it seemed to have plenty of availability on a 6 nations weekend at a decent price. The room I stayed in on the top floor was really spacious and had several nice little unexpected touches - ok, so free mineral water, a fridge and a coffee machine might not be jaw-dropping but for the price I paid I was more than happy. I didn't eat here, but I had a couple of drinks in the bar. Review would have been 5* but the service in here wasn't quite as strong as it was on reception.

Stayed to 2 nights at this lovely hotel which is only a 5 minute walk to the Royal Mile and about a 15-20 minute walk from Edinburgh Waverley station. We arrived well before check in, but you can store your bags with them and come back later. Very friendly and helpful staff and our room was gorgeous. Breakfast can get a bit busy as there are limited numbers of tables, but the food choice is great. Would definitely recommend staying here is you want somewhere quite central.

Having never been to Edinburgh, our party of two couples managed to get a deal to fly to Edinburgh & was cheaper than driving (and only just over an hour from Stansted). We selected Ten Hill Place via favourable comments on Tripadvisor and stayed on a B&B basis. Location. Approximately 5 minutes walk from the Royal Mile and 10/12 minutes from the castle/Holyrood House. Not that we were interested in shopping but approximately 20 minutes to Princes Street/George Street area. The hotel, owned by The Royal College of Surgeons (whose museum is 100 yards away) is tucked away in a quiet side street. Rooms are distinctively decorated, are very comfy and the bathroom/shower good. TV is Freeview channels. Food and Drink. The breakfast is excellent. Plenty of choice with cooked food and all very good quality. Plenty of cereals, toast/preserves, pastries, fruit etc to keep everyone fed and happy and a special mention for the yogurts, to die for (tip, don't have a big breakfast and then climb Arthur's Seat). The evening a' la carte menu seemed a little expensive and the deserts we sampled were okay. The bar manager, (I believe George), was an excellent ambassador for the hotel talking us through the various single malts and through the desert menu late one evening. Indeed all of the staff that we encountered were great ambassadors for the hotel specifically and Scotland generally. The hotel also held our cases after checking out so that we could have our last day in the city without dragging them around. Our party agreed that we would happily stay at Ten Hill Place again and it's biggest plus points were the location, friendly staff, great breakfast, discounted admission to the Surgeons Museum and comfy rooms. Negative points? None really that I can think of but make sure that you get a good deal.

This hotel in places screams five star luxury! Our check in was swift if a little scripted. We arrived in our room expecting the usual four star amenities but were surprised but some of the complimentary extras. (The chocolate biscuits were great after a few cocktails). Where they really excel though is in the bar and restaurant. A sophisticated cocktail followed by an evening meal that blow us away with the standards of flavour and artistic, pretty as a picture food. It really was faultless cooking and bar a slightly bland ambience in the dining room could have felt like you were dining in any of the UKs top restaurants. My wife even felt a little star struck when the chef wished us a good evening as we head out for a stroll before returning for a couple of friendly night caps served by a knowledge and friendly young barman. Keep up the good work, a few less whacky colours and a more bustling bar and restaurant and you will surely become the place to be.

Reasonable hotel but rips-off guests with a £3 credit card charge. Why!?! Pleasant stay but definitely left with a sour taste in the mouth with a rip-off charge on a £210. I will stay elsewhere when in Edinburgh next and suggest you do too to avoid yet another Scottis rip-off.

With the hotel being in the centre area of Edinburgh and a reasonable price I was a bit concerned regarding the standard. My concerns were blown out of the water, the hotel is excellent from arrival to departure & in between, everything was 5 star. Staff were very friendly & polite and really welcoming. Breakfast was superb , rooms are excellent & the large walk in shower was brilliant. will definitely return here in the future

Excellent hotel and location. Was booked to celebrate a special birthday with friends and it was everything we hoped for. Accommodation was excellent standard along with the breakfast. Reception staff were extremely polite and helpful, offering advice on where to go, booking taxis, etc. Would highly recommend and look forward to going back.

We received a very warm welcome and we're pleased our room was ready 2 hours earlier than expected. The room was spacious,comfortable and had a lovely view of the mountains . Breakfast was lovely with all the usual choice of a buffet. Staff were friendly and helpful. We would definitely stay here again. Only negative comment would be the glass bathroom doors which do not offer total privacy. Otherwise , a lovely hotel ! Thank you

Went for work. Arrived and happy with the room. Some cosmetic damage in the bathroom and nothing a lick of paint wouldn't fix. Woken up both nights by people at the back of the hotel and bin men at 5:30am. Breakfast was good apart from the sausages were not cooked very well. Probably would visit again but only if others were not available.

It was our first trip to Edinburgh, and it was a special occasion for us. We chose the hotel mostly for its location, away enough from the city centre to be calm but still very close to all the main attractions. We can't thank enough Jamie at the front desk, who was always ready to help! :) The breakfast staff (sorry I didn't catch any name) were also very attentive and efficient. The room (5th floor) had a wonderful view on the Holyrood park. It was clean and comfortable. We loved all the facilities in the room. There was also a lot of choice for the breakfast, and it was nice and tasty. I would recommend this place as not only the staff are little gems but the rooms are nice and comfy. Our stay is unforgettable! Thank you so much! :)

Stayed one night at Ten Hill Place for a girls weekend away. We had two double rooms and breakfast incl. The rooms were really spacious and with great amenities, fresh milk, and other items that you could request to be sent to your room. The breakfast was lovely, buffet style but with your eggs cooked as you liked them in front of you so not left lying around for ages. Ideal location, just a short walk into the town centre for the christmas market and just a few minutes to the Royal Mile. Great location and firendly staff, the overnight reception were really firendly when we came in at 1am after our night out and good criac!

Fabulous reception staff, friendly with a welcome bit of humour! Fabulous room, bright plenty surfaces for my "stuff". En suite was spacious and shower was hot and strong. My only criticism of the room was no plug sockets close to bed, so snooze function was ruled out! Breakfast however was not so good. I checked out before breakfasting and then couldn't remember my room no. The two staff had a 3 minute convert a ion about serving me before I walked the 4 paces to the reception desk and asked. The cereals selection was basic but adequate took a minute or two to check ingredients on my slightly unusual allergy but they did so with good grace. The hot food was abissmal I was down for 7am all the cooked breakfast stuff was already out despite no other diners in the room. Wrinkled sausages, congealed fat on the bacon, dry looking black pudding and haggis, tired baked beans and slimy mushrooms but the already cooked fried eggs (about 10 of them) and the already cooked poached eggs (slightly less) took the proverbial biscuit! When I asked for a fried egg the waiter went to "reheat" a congealed already cooked egg in a pan of hot oil. I politely refused and insisted on a freshly cooked egg, took one wrinkled tepid sausage and had a fight with the toaster which hadn't been set up correctly so every slice of toast put in just rolled round and disappeared . . Bermuda toaster! Such a shame as the rest of the standards were high.

I originally visited TenHill Place and had an experience that ruined my stay. Luckily the management stood true to their offer a free return, which I finally accepted. We both enjoyed our room (217) which is a corner room and therefore has two windows. The only niggling point is that my wife could not have enough to put her make up on as the windows did not shed their light directly onto the desk/mirror. Otherwise, should you stay here, take note that it is a nice quite location to base yourselves from. The hotel is down a quite side street so no main road traffic and night revellers noises. You will have to walk ten minutes to get into the thick of old Edinburgh. Pay for the Breakfast if it is not in your rate, its a real delight and sets you off first thing in the morning. Look out for the queues when trying to get toast made as it the co-location between to the chefs egg cooking station and the cold meats /cheese platters makes for an interesting jostling of positions. The reception staff are pleasant and the night "crew/porter" a gem first thing if you want a take out coffee or tea for that early dawn walk to wake you up. If you have kids, look to stay in the bar area as there are comfy, clean tables and many board games to choose from. Nice atmosphere in the bar.

We stayed for three nights in a deluxe double room. The room was spacious and clean, the bed comfortable, and the location quiet. There was plenty of storage space, a sensibly placed mirror and desk and an ironing and ironing board in the room. The cleaning service was very good each day. The only problem was with the voile curtains, one of which was stained - probably just with paint or varnish, but this looked quite dirty and unsightly. The main problem with our room was that the shower could not be made to run at an acceptable temperature - even at its 'coldest' it was unbearably hot; you had to turn the bath-tap on at the same time to make it warm rather than hot. We did report this problem but nothing seemed to happen, and we weren't informed about progress (if any) in fixing it. Breakfast was adequate but not what I'd expect from a four star hotel. Top marks for providing plain yoghurt and 'build your own' muesli, but the selection of cold cuts and cheese was limited and not the very best quality. The hot food was a buffet and therefore (apart from the haggis, which was very good and doesn't suffer from sitting around) obviously not as good as cooked to order. The staff were very friendly and the facilities were fine; I just think a four star hotel in London, say, is typically better.

Stayed here last weekend. As we were in Edinburgh for the purpose of going to the Festival Theatre, this hotel proves to be ideally situated, being just five minutes walk from the theatre. It makes rushing to catch the last train home late in the evening a thing of the past for my wife and me. Good rooms, air-conditioned, and extremely comfortable beds. We chose to have dinner out after the performance, at an excellent Italian Restaurant just across the road from The Theatre. But again, a short six minute walk saw us back in the hotel and cosied in for the night. An excellent breakfast set us up for the journey home. Not the first time we have stayed here and most certainly it will not be the last.

Room was very comfortable and well furnished. Staff helpful and attentive making our stay relaxed and untroubled. Given the up to date interior it is a pity that, because of the height of the dresser relative to the electrical socket it was impossible to plug in the kettle without moving the furniture out from the wall. Also the shower control took a lot of fiddling to adjust pressure and temperature. Would have got a 5 but for these niggles.

We had an excellent three night stay, the room was very clean and we liked the additional touches e.g.: bottled water, hot chocolate, shortbread etc. The bed was very comfy and the room was spacious and modern. The breakfast was included in the price we paid (£250) which was much better value than some budget hotels we'd looked at near to the royal mile and there was a lot on offer in the cold and hot buffet. The hotel was in a good location and we managed to walk from Waverley train station, there are many steps, be warned. It was an added bonus that the hotel was on a side street off the main road so that it was much quieter than expected. I would definitely stay here again.

Central, clean and fairly priced hotel. Friendly and efficient check in/out. Limited on site parking which one can book for the stay on arrival for £15/night or they have an arrangement at a near by car park. Rooms were comfortable, clean and quiet. Tea and coffee making facilities with shortbread. Hairdryer and other accessories available along with the usual toiletries. Only a shower in the standard rooms, but decent pressure and heat. Good standard of cooked and continental breakfast, with take out roll and coffee if you're in a rush for an additional fee. Friendly and efficient service at breakfast. One criticism would be that the bathroom door was semi-opaque. It let the light into the room which was annoying if staying as a couple and one of you gets up to use the loo early in the morning! That said would happily stay again and recommend to others for a comfy, clean, fuss free stay!

I booked this hotel for a short stay - my room was a 5th-floor Junior Suite, so I had plenty of room to relax. I arrived before the normal check-in time, but was advised that the room was ready, so that was good. The complimentary champagne that was delivered shortly afterwards was a pleasant surprise. The hotel staff were without exception most professional and welcoming (thanks for everything, guys) and I commend their efficiency in all things. The hotel itself is on a quiet street off Nicolson Street, about 5 minutes' walking time from the Royal Mile. One thing about Edinburgh, though - it's built on more hills than Rome, so eat a good breakfast and wear proper walking shoes. I like to walk a lot when I visit cities, however after a day exploring the castle I had to admit defeat - the following day I practically lost the power of my legs, so I took a tour by bus to see parts of the city that I otherwise would not have, and still didn't manage to do it all. I'll just have to go back again some day - but I know a good hotel... As for the exercise bike? We agreed to ignore each other... :)

The hotel was off a quiet street in Edinburgh - not too far from the shops and made my tourist endeavours very easy.Its in a central location and that's a plus - the staff were quite accommodating for the most part - the room was too cold for me so they gave me an extra heater ?. Down points - the wardrobe was quite worn and a bit damaged - this was not repaired during my stay and I did ask for a sewing kit at one point - reception said they would assist but no one ever came :-(.... Just to end off on a good point the bed was really comfortable , view from my room was quite nice - I had one of these superior rooms ?

Our first ever stay in Dublin and we were so glad to have chosen this place. The room was clean, user friendly, and had a great view. The desk staff were most helpful. The on site restaurant had good prices but the portions left us a bit hungry. We enjoyed being on a quiet street within walking distance of many pubs and restaurants. People were very friendly to us. Would also recommend taking advantage of the Hop on Hop off buses. They were an excellent way of giving us options for later in the day.

Just spent a weekend in Edinburgh, we stayed in ten hill place hotel, it was absolutely fabulous, beautiful big spacious room, spotless clean, special thanks to George in the restaurant who looked after us really well at breakfast time, he was very attentive, also a special thanks to Robert who kept us supplied with Edinburgh gin (delicious by the way) when we came back for our nightcap. Location was excellent, only a five minute walk from the Royal mile. Cannot wait to go back, would highly recommend this hotel .

This is a small, modern and unpretentious hotel, centrally situated in the "old town" of Edinburgh. Currently, the hotel is lucky enough to boast the most genuinely knowledgeable, pleasant and helpful personel I have recently encountered in Scotland. That said, however, all were "foreign". Experience tells us that nowadays polite, "Scottish", well-trained and local staff who are not too intrusive and over-familiar, are hard to find, so this is very refreshing, encouraging and welcome. The staff at the hotel are, in fact, an absolute delight to encounter at all levels. This in itself recommends the hotel as a good place to stay in Edinburgh (perhaps especially for English guests) and, I believe, also indicates the future of the tourist industry in Scotland. Otherwise, the hotel was very clean and well-appointed within its category.

Stayed here for two nights. The room is clean and is just the right size for the both of us. The hotel is situated at 10 Hill Place and is about 10 mins walk to the Main Street, The Royal Mile. Price of the hotel is considered affordable given its location. There are two convenience stores (Tesco Express & Sainbury Local) nearby which is about 5-8mins walk. Stayed here for one night for a conference next door at the Royal College. Rooms are modern and comfortable although the bathroom fittings were starting to show their age and need replacing. The room we stayed overlooked the building across the street, so not much of a view or privacy so had to keep the curtains closed. Bed was comfortable enough but the best bit is the full Scottish breakfast with Haggis!!! Bad for your health but tasty. Will stay here again if in the vicinity.

Ten Hill Place was chosen for its proximity to Edinburgh's city centre and Waverley railway station. The staff were splendid. The room was fine. Some early morning external noise. Not too troubling. I'm a light sleeper. Restaurant meals, dinner in particular, were excellent. If it's on do try the grouse and tarte tatin. The portions were, for us, ample. I would suggest using public transport to get to Edinburgh. The hotel has very little parking available. It's only a ten minute walk from the station and there's plenty of taxis/buses to get around should you so wish. We walked.

Great hotel with great rooms and attentive staff. The rooms were spacious ,spot less and well equipped.Free wi-fi. Location was also decent.It had everything you could ask for. It was nice to know that Ten Hill Place Hotel is owned by the Royal College of Surgeons of Edinburgh and all profits go back into training surgeons worldwide.

We were real lucky to stay. The staff was amazing and accommodating. Thee best place in Scotland and I am not kidding. The facilities were spotless and everything functioned. First place I have stayed that didn't make us wait until late afternoon to check in. We had been awake about 30 hours traveling from the states.

Really impressed by this independently owned and run hotel, specially like that the profits go back into the studies and research at the University College of surgeons. The staff were very helpful and they seem to focus on providing guests with the best service. Breakfast was very good and served until midday. The 10 Bar has an excellent choice of fine wines and whiskies and great to see the wines in display cases with full descriptions and information. Loved this hotel in every way would thoroughly recommend staying here.

I booked this hotel for a surprise night away for my Husbands birthday. I contacted the hotel in advance to mention this. We arrived early and were greated by a very warm welcome at reception. we left our bags whilst we went out for the day and returned a few hours later to find ours luggage had been taken to our room and our roo had been upgraded to a suit. My husband received a birthday card and complementary chocolates wishing him a happy birthday. our room also had an exercise bike in for our use if we required (We didn't!!) Overall the staff were excellent and more than happy to assist with any enquiries. Thank you Ten Hill Place for taking such good care of us.

Very nice, mid-level hotel. Conveniently located in Old Town Edinburgh. Good breakfast with a large selection. The room size was comfortable for a several night stay. The staff was pleasant and helpful. Did not have any features that were terribly unique, but the room was nicely decorated and the bathroom spacious.

We stayed five nights in an eight week holiday. I think this hotel is fine for a weekend get away or conference stay but not the best for a long stay. The reason for saying that is related to the size of the rooms- which are quite small. Having said that I cannot fault the professional and very helpful staff. The hotel is very clean and well located to all the attractions. The breakfast which we included in our package was just adequate. If you had to pay don't bother and go down the street for better value. I really don't like cooked eggs sitting in food warmers when for little effort they can be made on order.

Hotel staff are excellent and more than helpful. Rooms provided everything you needed but not big. Could have done with an overhaul. Breakfast /parking was overrated for cost. Out of the centre but quiet. Did like the fact that you did not have to have an early exit out of the room.

Ten Hill Place was a nice hotel which was a sort distance, approximately 1 mile, from major Edinburgh attractions. The front desk services were very good. The breakfast staff were very professional. The Hotel was quite and the room comfortable, which was great for sleeping.

Excellent hotel and just next to the Venue I was attending. Very Central in Edinburgh, clean and tidy, lovely room. Breakfast was very nice although £14.75 is pricey although kids do eat free with this deal. Staff were excellent and could not be more helpful.

We stayed for a few days, location ideal for seeing the sights, within walking distance of all main attractions, the castle, royal mile, Hollyrood house... Hotel was clean and tidy and the staff very friendly, breakfast was a buffet style and a good variety of options to choose from. We would stay there again if in the city in future, a really memorable experience and highly recommended.

We stayed for 5 nights in late September 2016. The hotel is really well located. The room was ok (smallish bed that was really hard), but the service was not great. There was a mix up about getting our room done (I left at 1pm one day, that was too late to get the room done), ask for extra toilet paper on our way out to dinner, had to call the reception when we got back... Just not impressed.

This hotel is well placed to see all the sights in Edinburgh,we had a classic room on the third floor it was not that big but big enough it had 2 chairs and a desk with a chair,the bed is comfortable and a good size, the bathroom is good and clean with shower over bath,for some reason the bathroom door is of glass with broad stripes of frosted glass but also has narrow stripes of clear glass bit embarrassing at times if someone is on the toilet and you happen to pass the door. the breakfast is really good with plenty of choice hot or cold,the staff are always helpful. the room we had overlooked a courtyard the windows are sash windows and are not double glazed but the hotel is set down a side street and not very much noise. One thing i must say that other reviews state that the hotel is a short walk from the train station, its not, it should take about 15mins and it is up hill and the time of day we arrived 3pm in the afternoon at the station and by the time you can get across the roads full of busy traffic and start to walk up the hill (mountain) and you have to dodge around people coming in the opposite direction to you and your pulling a suitcase behind you it will take you longer,how much longer i do not know that by the time we checked in and went to our room we were worn out and just sat down. but going back to the station will take 15mins as its down hill and every one else is now going in your direction.

This hotel is exactly what you hope for in a hotel. It is really convenient to Old Town Edinburgh, and on a quiet side street. I never heard traffic noise or street noise. The staff were so nice. The room was quiet & comfortable & clean. I was travelling alone and felt very safe walking alone even at night. I loved it so much I tried to change my reservation at another hotel so I could stay longer. I will stay here again when I come back. Simply a wonderful place to stay.

I visited here for one night on a business trip. It's a great location, very central, rooms are clean and to a high standard. Prices for rooms might seem high, but not really for Edinburgh IMHO. The staff are also really friendly and accommodating. Breakfast which is a buffet style is first class. Of course being right in the centre of Edinburgh is a major bonus!

This hotel was selected for its proximity to Edinburgh Castle and other sites in the city, and it was perfect. It's on a small side street and is modern and attractive. The rooms are spacious and although restaurant breakfast was a bit sparse but fine for us. Best of all was the customer service - we had a problem with our flight the next day and the front desk representative, Mark, spent a ton of time helping me figure it out. Greatly appreciated and on return visits we will stay here again.

Nice king bed. Lots of seating and space. Big tub and very comfy shower. Staff helpful with our lost luggage. Breakfast was expensive, 15 pounds each, but tasty. Rooms on the west upper floors have a view of the Salisbury Crags. Holyrood Park is 5 minutes away and offers terrific running. Very quiet. We would be happy to return here

Booked this hotel and planned to propose to my girlfriend. Told the hotel management about my plans and they helped with setting the room up with rose petals and champagne for us on arrival. Later found out that they also upgraded us to a superior rooms free of charge. The room was outstanding with great views and a very comfortable king size bed. The hotel could not of been any better and would not hesitate to stay here again and recommend it to anybody else. Thank u to all staff in hotel for making it as perfect as I wanted it to be

Lovely quiet hotel set back from the busy main road, in a square surrounded by residential properties and the Royal College of surgeons buildings. It took about 10 minutes to walk into the centre of Edinburgh and was slightly uphill, but totally manageable. We walked to all the main sites - Holyrood House, parliament buidling, Castle, Royal Mile, a trip to Britannia was really worthwhile taking the bus down to the port. Bedroom and bathroom were very clean and a decent size. Staff were friendly and helpful. Would recommend staying here.

This is a good modern hotel right in the middle of Edinburgh and convenient for most of the festival. and also for the Royal College of Surgeons Museum which is well worth a visit. Rooms are large and wll done but as with most hotels in Edinburgh the rates are three times normal in August.

Our stay at the Ten Hill Hotel was very pleasant. After some confusion of getting the right room that we booked.....no fault of the hotel front desk......our 48 hour stay was very nice. The room was a very nice size and had everything we needed. We had a small refrigerator to keep snacks and water cold...bathrobes and slippers. Very comfortable bed and large bathroom with towel warmer, tub and shower combo....There really was not anything else we needed.. It is a great location ....easy to get to many of the sights to see. We highly recommend getting the hop on/ hop off tour and be sure to sign up for all four bus combo...which will get you all over the city. The Waverley Station on Princess street is where you go to get the ticket ....The information centre is there as well...and they were very informative. There are many combinations of how to purchase tickets to get around the entire city. For dinner we ate at The Mitre and enjoyed the Scottish specialties....also the Advocate Pub....... Great atmosphere ........ Had a bit of rain ....but that is to be expected at this time of year. Always carry an umbrella and wear a really good pair of walking shoes.....Edinburgh Castle is also a must see and we spent at least three hours going through it...very interesting if you like lots of historical information. We loved it!!!! The castle is easily reached by getting off one of the stops on the red hop on/off buses.

We stayed here during the August bank holiday when the town was packed. It is really close to everything but was up a quiet alley where it was not in the constant noise of the crowds. The room was small but very clean. The staff was very helpful and I would have no problem staying there next time I return to Edinburgh

I stayed only one night at Ten Hill Place whilst visiting Edinburgh for the Tattoo. What a lovely hotel! Super room, food and staff. Very friendly and helpful. My wife and I have our favorite splurge Edinburgh hotel but a trip with other family members necessitated looking for another option. Ten Hill Place turned out to be an excellent choice. It's a good value with nice rooms in a very quiet location about a 7-8 minute walk from the Royal Mile. The breakfast may become redundant if you stay for too long (and avoid the coach groups if possible) but the food was to a high standard and very tasty. We did have to wait to check in given our morning arrival but our luggage was safely stored and we were just five minutes from The Museum of Scotland. It would be easy to return here.

"Great room, APPALLING manager, average breakfast."

My girlfriend and I travelled to Edinburgh for the Fringe. We had a late check in around 11.30pm and received outstanding service from the night manager. He also explicitly said that he had included breakfast for us - a nice gesture. However once we came down for breakfast the next morning, we encountered Mark, the manager at reception - he wears a grey suit and has tattoo on his neck. We told him we would like to check out but he rudely told us to have breakfast first. We were travelling with 3 large pieces of luggage and asked to store them before heading out for the day - Mark rudely cut us off and said he could not store more than 2 items. Not the sort of service you'd expect from a four star hotel. Dissatisfied, we agreed. When he came to tag the luggage he coldly brushed passed my girlfriend with no regard for her whatsoever. During our breakfast, a staff member gave us a bill for £30. Surprised (as the night manager had said it was included), we queried it but were told twice that it wasn't included with the room. Having lost our appetite at the interruptions, we went back to reception and (thankfully) spoke to a helpful lady who apologised and waived the bill. Nonetheless, the room was great if a little dusty. We received a poor service with our bags (both storing and bringing them to the room) and the breakfast was average (definitely not worth £30!!). Management appears a little disorganised with poor communication between staff members - not surprising as Mark, the manager, seemingly struggles to manage himself.

"A little gem tucked away in the City centre"

A very comfortable hotel tucked away an easy walk to the Royal Mile. The rooms are sizeable, large enough to spread-out in, the decoration bright though easy on the eye. The buffet breakfast is a feast: full or continental, English or Scottish. Ideally placed for attending the Edinburgh International and Fringe Festivals, we found Ten Hill Place to be an isle of tranquility to retreat to after the crowds on the streets. (Note that there is no car park, but then you don't need a car in Edinburgh.)

"Driving? - Read this"

We arrived at this hotel after a long drive and navigating the streets of Edinburgh for the first time only to find that there was no car parking. Apparently, the hotel only has 6 car spaces and these are on "a first come first served" basis. To my disbelief they then proceeded to offer a photocopied map to a car park several streets away. I raised my concern with the desk clerk and also the manager who seemed they could not care less. They offered to store our luggage whilst I went off in search of the car park, which costs £14.50 per 24 hours. After walking back to the hotel in the rain the desk clerk told me that the manager had offered 10% off the parking fees as compensation. I should add that we were paying nearly £550 for our two night stay, already overpriced and now we could add another thirty pounds in parking to the costs. I told the clerk that the 10% off was an insult and they could keep it. So if driving be prepared to park some distance from the hotel and to pay £15 per day for the privilege. To be fair the rest of our stay in the hotel was probably more of a four star experience. Our room was spacious, clean with all the amenities that you might expect, except there was no minibar and although the wifi was free it was quite unstable and sending emails seemed to be a problem. The staff in the restaurant and at reception were friendly and helpful. The hotel is ideally located for much of the Festival activities, particularly the festival fringe, but would probably not stay here again if given the choice.

We were disappointed with this hotel, given the price it charges. The service at reception, for example, was fine, but there was no greeting or even a smile as you passed every day. The breakfast was standard for the price, with nothing to "write home about" although the service in the restaurant was much warmer and more friendly than at reception. Our room was large and comfortable, but with a view over a brick wall and, a sort of tired feel to it. - Maybe we should have asked for a room at the front? Lovely bathroom. The best thing was the location, quiet, but near the old town, easy walking to Grassmarket and the Festival theatre, for example.

Good deluxe room on 5th floor, with everything we needed, although the docking station was not quite the fit we needed for Nano. Liked the bathroom and plenty of toiletries / towels. Very comfortable bed and no street noise at night, even though room was front facing. Breakfast was good, plenty to eat and poached egg made to order. Black pudding too dried up but the haggis was excellent, so good overall. Staff were all attentive without being over the top. Given location and price this hotel is excellent value for money and we will return again.

We ended our Scotland trip with three nights in the Ten Hill Place. It is located in a city near and quiet side street in Edinburgh. The Restaurant has an excellent menue and super Service, plus the Bar and bartender have an excellent selection and Knowledge of Whiskey, which we partook of ! The staff were friendly and very helpful whatever we asked or needed +++++. I would love to stay here again.

Ten Hill place is a smart hotel just 5 minutes walk away from the Royal Mile. The rooms are spacious and clean (a little too much furniture maybe), stylish bathrooms and the wardrobe space is fantastic. We were surprised to get availability in the middle of "fringe" but we haven't been disappointed and will come again for business use.

We stayed 9 nights here. The third floor room was not facing the street and was very quiet. We could see the Crags from our room, which helped show the weather conditions! The air conditioner worked well. We arrived around 8:30 am and were able to check our bags in. We came back around 1, and although checkin wasn't until 3, our room was ready. The surrounding area felt very safe. Many attractions are close by and well within walking distance, including the Royal Mile. We took the Airlink bus from the airport (9 pounds for two) to Waverly Street Bridge, then a taxi for 5 pounds to the hotel - it is well within walking distance but we didn't want to carry our luggage. The staff was very professional and helpful. Note to US travelers - no washcloths are available - that is more of a UK custom. Also,two separate times we arranged for a wake up call and their wakeup system did not work, no call. We would stay here again. The free wifi worked very well as our US Cellular phones didn't work in Scotland.

My friend and I went to see the Slainte show tonight - we loved it!! Fantastic four-course dinner and wine - lovely soup, delicious haggis, tender chicken and a lovely, light cranachan for pudding. The performers were all excellent, we loved the show - particularly the highland dancers. We'll be back! #recommended

We visited Ten Hill Place in April '16 for my husband's birthday. We travelled to Edinburgh by plane and took the Airlink bus into town and then walked to the hotel (or you can take another bus) Location is on a quiet street. We got a great rate for our 2 night stay so half wondered what we were going to but it was lovely! Staff very friendly and accommodating. Our room was amazing for the price! Very clean and well maintained. We didn't eat breakfast here as we felt it was quite expensive, instead we ate at City Restaurant for a lovely Scottish fry up (on Nicolson St) both mornings. It was a relatively good base for exploring, we usually walked sometimes taking the bus depending on what we wanted to see. There's a nice little bar in the hotel where we enjoyed drinks. We would highly recommend this hotel especially for the price we paid and would return should we come back to Edinburgh.

This was our first stop on our trip in Scotland, and what a great way to start. The location is right in the heart of Edinburgh, close enough to walk to all of the historic and touristy spots, but far enough away to be quaint and quiet. Run by the Royal College of Surgeons, it's around the corner from that museum which is also fascinating. The room was clean, well-lit, well-appointed, and spacious, even by American standards. Would definitely recommend and would stay again given the chance.

I stayed here for 3 days in mid July and found the hotel to be welcoming and the rooms clean and well serviced. The staff were very friendly and responded to any request quickly and with a smile. The additional charge for breakfast that we were allowed to add was not the best offer but a staff member suggested we do not buy it as their were too many tour guests expected at the same time. This information was appreciated and made us want to come back to enjoy the lounge. The location for tourists is also very efficient and safe. I can highly recommend this hotel, thank you to the entire staff.

stayed there with my husband and little daughter for a short stay in Edinburgh. this hotel is right next to old town. a few mins walk away. located in a quiet location to ensure a good night sleep. room was spacious. even with an extra bed for our daughter there was lots of room left. bathroom was equally roomy. clean. got a view of the front of the hotel (the little patch of green). breakfast was delicious with quite a few choices. staff was polite and helpful. we really enjoyed our stay in this fabulous city.

Fab hotel, arrived 11ish just to drop off luggage as we knew check in wasn't till 3pm - room was ready ! Bonus - bar was very relaxed at the end of a long day in the city. Rooms spacious and comfortable. Breakfast was delicious. Definitely return.

Very friendly, helpful staff. Great location. Would definately go back. Clean throughout, very quiet and very comfy beds, got a great night sleep. Food was also very good. Decor is fresh and modern and i would reccomend this hotel.

This is a modern hotel about 4 blocks from High St., making it very easy to get around, but it was on a side street, so there wasn't a lot of traffic going back and forth. When you reach High St., you are closer to the Castle end, probably about 1/4 mile from it's entrance. The lobby is small, but there is a wine bar right next to the reception desk, and there is a restaurant that serves breakfast and dinner on the other. We were on the ground level, so never had any reason to go above. Our room was small with little space to walk around the queen size bed. There were 2 small chairs and a square ataman, a rolling table with a TV on top and in an alcove, there was a desk. The bathroom had a deep tub and a shower above. There was little counter space, mostly a little area behind the toilet. The amount of space in the room and bathroom is typical of European hotels that are reasonably priced. It was very quiet inside and out. There was air conditioning, which was unusual for hotels in the UK, but could only be set so low, and we found it would be cooler if we left the window open, so the window by the bed was open the remainder of our stay, because once open, we couldn't get it to shut. The towels were large, but not very fluffy. There was one bar of soap, shampoo etc…You could ask for more if needed. We did request a top sheet for the bed and that was provided, no problem. The people here were very nice and welcoming and were quick to help with anything we asked for. I was nursing a sore knee and they brought ice to me every night. They were happy to order taxis for us and we were able to do this the night before. Breakfast each morning was good. There are plenty of hot and cold choices. You could ask for made to order fried or poached eggs. Services was quick and efficient. The restaurant was packed for breakfast each morning. We didn't have dinner at the hotel, but when we would return in the evening, we could see people eating there as well as people enjoying the wine bar.

Stayed as a couple in early 30's. Gorgeous hotel. Reception staff polite. Didn't eat in the hotel but the menu looked delicious. Stayed in a deluxe King. Immaculate. Ample storage. Nice bathroom (shower over bath) and toiletries. Absolutely no complaints. No view. Only to side street. £5 taxi from train Waverley station - exit via market street. Or a ten minute walk uphill if you're feeling energetic :) We only stayed one night. Would visit again.

well received and found room well presented and comfortable. view out the back not pretty but then sleep is the main reason to be there. good breakfast with all expected items plus haggis, good bacon and croissants bar menu satis. but the pork belly was off menu.
