Ten Hill Place

Very nice hotel , 5 min walk to Scottish national museum and universities. Kirkland cemetery and Royal mile are not too far to walk either . As in most of Edinburgh there are hills everywhere so you need a nice comfy bed at night which you definitely get at this hotel . The staff are friendly and polite, the breakfast is very good as well . We didn't have dinner here thought it quite expensive . The bar area and seating is really comfortable and in a nice setting lovely for a night cap . I loved the 505 surgeons quarter beer . Overall nice place to stay and always ask myself would i stay here again and the answer is yes

Just returned from a two night stay at Ten Hill Place. My wife and I took time to study hotel reviews in order to meet our needs for both Hamilton the musical and access to restaurants/museums etc. Decision made, and we were absolutely delighted with all aspects of our stay. The package deal we chose gave us two nights b&b in a superior room with a £40 pp dinner allowance on the first night. There was also a drinks package including two g&ts as well as two beers which we greatly enjoyed. The hotel itself is immaculately clean with staff who go out of their way to meet their guests needs. Breakfast was very good with plenty of variety. Had however to wait for more scrambled egg appearing at first morning's breakfast, but soon rectified, so not a major problem. Dinner quite pricey but the quality was there to compensate. Festival Theatre only a couple of hundred yards away, with loads of bars and restaurants within easy walking distance. Sure to return.

we stayed at Ten Hill Place on our honeymoon in Edinburgh and it was so lovely! our room had a great view, room service was delicious- this was important to us as we had just gotten off a 10+ hour flight & we were exhausted and hungry- the room was clean & super comfortable AND the location is just perfect. Very central and walkable, lovely staff and accommodations- we will absolutely stay here again :)

Recently stayed at the Ten Hill Place Hotel,and we really enjoyed our stay from checking in to checking out. The room was very spacious and clean, the bed was very comfortable, breakfast was outstanding, we also had evening meal which was absolutely fantastic. Very close to the Royal Mile and all amenities. The Staff were very friendly and attentive to all our needs.

Had a couple of nights in Edinburgh and booked the itison deal £179 for overnight, £40pp dinner allocation, and mini bar complimentary drinks consisting of gin, ale, soft drinks and tonic water. Fantastic deal, room was stunning, we had asked for the room we had before and they very nicely allocated us this room. Very spacious, window in the corner overlooking square, two gorgeous easy chairs with footstools, bed huge. Shower fantastic, you ask for toiletries at reception which were gorgeous, ice bucket full of ice in fridge. Hairdryer, plenty usb sockets and other sockets. Full length mirror in wardrobe, also table and chair with mirror for doing my make up! Fab fab fab could not ask for more. The restaurant was fantastic food amazing and service by Lewis was brilliant so friendly and efficient. Breakfast was plentiful apart from running out of potato scones they did re plenish. I ordered fried eggs this took too long and my breakfast had to be replaced as had got cold by time I waited. Unfortunately the breakfast service was not the service I'm used to in 10 Hill Place. It was mainly young girls who didn't seem to know what they were doing however there was one girl who sorted out a few things for me like the decaff coffee etc her name was Anhana I believe. The breakfast staff require training unfortunately. I will say however this was the only issue we encountered and would highly recommend the hotel and will definitely go back. Fab time in Edinburgh and if you are looking for a great hotel with a great location this is the one. We did stay at Holyrood House Hotel the night before and nowhere near as good as this one .

We spent a week in Edinburgh, and stayed at Ten Hill Place the entire time. The location was great; plenty of restaurants within a few blocks, and just a short 10-15 minute walk to attractions like St Giles Catherdral and the Grassmarket. Rooms were very clean and comfortable with a nice view of Arthur's Seat. There wasn't much noise, even with the window open, and could rarely hear other guests. The only negative would be that our room was pretty small, we were managed just fine. I would recommend!

Very lovely, modern, clean hotel. We were lucky to have our classic room complimentary upgraded to superior which was a nice surprise upon arrival. Everything was spotless, the staff were super friendly and helpful with allowing us to keep bags at hotel after checking out while we wonder around Edinburgh before our flight. Bed was comfy, room was quiet and breakfast was lovely with a lot of choice too. 10/10 recommend and probably will stay there again.

Fantastic comfortable room with wonderful views. We booked 2 Classic double rooms the day before arriving and we were absolutely delighted to get two upgrades to the Skyline Suites, which had a fantastic view over Arthur's seat and right down to the River Forth, The room was extremely comfortable with nice bed linen and big soft towels. The staff were extremely friendly and helpful and the breakfast served a very good choice including haggyand black pudding, We will definitely visit again when we are in Edinburgh

We have just returned from a three night stay at this hotel. It is a wonderful place to stay with everything you could need or want. Our check in experience was excellent, a very pleasant and welcoming lady quickly sorted everything and also informed us we had been upgraded to a superior room which was a nice start to our stay! Our room was beautiful, spacious, warm, immaculately clean and with an extremely comfortable and large bed. It was so peaceful at night and we slept very well. We had not visited Edinburgh before so had a busy itinerary trying to do as much as possible so did not really use many of the hotel facilities but everything looked lovely and the drinks we had in the bar were served with a smile and presented beautifully. Staff friendliness was very noticeable in all areas of the hotel. The location was perfect for us. It was around a 10 minute walk into town (maybe not even that long) and we really liked the area itself as there were lots of restaurants, cafes, bars and shops within a minute of the hotel. As with all cities, they are very busy so this was a lovely peaceful and relaxing place to return to after a busy day. All in all, we had a lovely long weekend at 10 Hill Place and when we return to Edinburgh would definitely stay here again. Highly recommend this hotel.

I've stayed here on a number of occasions over the last few months with work. The staff have always been great and the check in process is quick. They give you toiletries for the room as required on check in, which is good as it means toiletries don't get wasted. I've had various levels of room. They've always been tastefully decorated, in good condition, a decent size and always very clean. A nice selection of coffee, tea, hot chocolate and biscuits in the room. The only slight let down is the breakfast. It's ok, just not amazing. Standard fry up items, including haggis! I always have scrambled egg as, although there's a sign saying eggs cooked to order (and I do like a fried egg) there's never anybody there to cook them. There could be more in terms of yoghurts, different pastries, nuts/raisins/cereal/granola. Also, there is often melon, but it's rarely ripe. I do like the fact that all profits go towards training surgeons, so choosing this hotel helps train people to do wonderful things. The location is good for the old and new town if you are happy to walk a little. All in all I wouldn't let breakfast stop me staying here. It's very well priced for the quality and size of room.

Good location, nice, comfortable room & friendly reception staff. Bar is a bit pricy, but service is really good from Calvin and the lovely Ashley. Can't comment on the food but will definitely try next time............................

Nice rooms, clean, well appointed. Friendly staff. Breakfast buffet was fine, with a decent selection. beds comfrotable. On arrival there was a strong smell of KFC in the room (it's right below 134) which didn't bother me, but it does seem a bit much for an "upgraded" room. (£60 extra) I wouldn't recommend booking for dinner though. Menu is just OK and prices are too high. £18 for two scallops is just ridiculous. The Mac & Cheese had no taste (of cheese at least). £35 for a sirloin is laughable. Venison Loin at £33 might have been ok if there had been twice as much venison on the plate. All in all, a bit of a mixed bag.

First the good points. Most of the staff very friendly and helpful. Nice decor, good shower and good location near to attractions of the old town. We were able to get into our room a bit early which was appreciated. However the food lets this hotel down badly. Vastly overpriced and poor quality. My husband had fish and chips (£22) the fish was greasy with batter so soggy it was inedible. The chips were straight out of the freezer. We complained to three different serving staff but it seems as we were on a Itison deal the Manager thought we had no right to complain. If you make a dinner allowance part of the deal at least make it edible or don't bother. Breakfast was average with lukewarm, tasteless food and terrible coffee. We have stayed here several times in the past but don't think we'll be back.

This is the second time we have stayed at this hotel and I can't fault it. This time it was particularly useful as we were going to a show at the Festival theatre which is only 5 mins walk away. We received an upgraded room without asking which was lovely but having stayed in the standard room previously it was very nice too. The rooms are spotlessly clean and the beds are very comfortable. The breakfast had a great selection and the tea and coffee are served in pots by staff. The staff are very friendly and helpful, nothing is to much trouble. We will definitely be returning to 10 Hill Place on our next visit to Edinburgh.

Room was good size, location was great. Customer service was lacking. Our air did not work in the room. We alerted the front desk just after check in and were told it would be addressed. We went out for the afternoon and returned late that evening. It had not been fixed, there were no messages for us about what was going to be done. We call again and someone comes up to check it. State they cannot do anything because it is too late and it would be tomorrow. They give us a fan. Never see or hear from anyone again. It was never fixed during our stay. We were offered no other options or reimbursement.

Perfectly comfortable, good location, 5 minutes from the National Museum and the hop on hop off bus. Restaurant was a little pricey, but there are lots of other meal options in Edinburgh. And if you want to go cheap, there's are great pizza and kabab places around the corner, as well as supermarket. There is a nice restaurant around the corner, which caters for GF requirements.

I booked the hotel for two nights at a cost of 508GBP, I was showing my wife the sights of the city. The room was clean and the location was great, but the room was cold and missing soaps and gels or a hotel robe. At check-in we were not told about needing to ask for soap or gel. Paid extra for breakfast, never got this. The staff would not let us sit by the window or where we wanted to,( wanted a nice view out of the window). Staff member reminded us we only had 15 minutes left for breakfast and stood over us waiting to take our order. My wife is not a native English speaker and asked for 5 minutes, he just stood there. In the end I asked him to leave while we looked at the menu, he never returned to take our order.. We got one cup of coffee and a small pot of tea, and had the leftovers from the buffet. There was some confusion about how to heat the room. I could not understand how to operate it to heat the room (senior moment). Many ways front of house staff could deal with my request for help, being argumentative and causing embarrassment is not my preference. Overall the experience was ruined by a rude argumentative staff member at check-in. When we said we were leaving one day early because we were not happy, the comment was ‘Oh Ok…. let me check your card won't be declined'.Had already paid for everything....... and started to argue with me when I challenge her attitude. I had to make a request to talk with the duty manager, it was not offered. Win win for the hotel, they are up 254GBP. We will never stay at the hotel again.

Comfortable bedroom in the loft but smaller than we imagined from the pictures advertised. All the staff were lovely and helpful. Breakfast is buffet style and well presented & tasty. 10 min location from the Royal mile and in the area surrounding the hotel feels like lots of students. Carpark was 4 min walk & works out £20 a day & the hotel carpark is that small I wouldn't advertise as having a carpark as I would imagine rarely do patrons get a spot. One minor problem was the TV in our room volume was in inadequate & a couple of staff checked but there was nothing they could do. I am partially deaf so of no use to me. Although I don't come on a city trip to watch TV it's just like a night cap and not entirely essential.

Ten Hill Place is the first and only place we go to when staying in Edinburgh, the location is great, the staff friendly and efficient and its green ethos is very admirable. We treated ourselves to a deluxe room for a week at Fringe and it was marvellous, spotlessly clean, massive bed and a fantastic shower. Breakfast is always good with plenty of choice, and Lynne who serves at breakfast was really lovely. Are there any moans? well yes but its trivial, I think there are much better veggie sausages than the ones they serve, but Mrs C disagrees with me (not for the first time!). Oh and if you stay here do try their own whisky 1505, its gorgeous, in fact we bought a bottle. Ten Hill we had a blast!! Hopefully see you next year!

We had chosen Ten Hill Place because of proximity to our daughters dorm. Upon arriving we explained that our daughter would be joining us mid week after she moved out of her dorm. I did not understand the room type and there was only one bed for the three of us. The hotel was very busy but the staff was so helpful aim trying to find a solution. They ended up fitting an extra bed into our room and even added an extra tea cup, robe and slippers. Later in the week we were contacted that a bigger room that had become available. We let them know we were comfortable staying in our current room, which we did. But we appreciated them still trying to find solutions. Overall the hotel staff was amazing. We absolutely loved the location in Old Town was so perfect. When we visit again in Edinburgh it will definitely be at Ten Hill Place, I will however try to book the correct room next time. Cheers!

We actually stayed here in January 2022 to celebrate my mothers 60th birthday trip. Excellent hotel. Very friendly welcome and speedy check in. Beautiful and clean rooms with large modernised bathroom. The bed was really comfortable and the bedding was of good quality. We ate in the on site restaurant on our first night and the food was excellent quality. Overall an excellent stay and have already recommended to friends and family.

Can't say enough about our stay at Ten Hill Place. This was my 2nd visit, and first visit post-Covid. Room was roomy and clean. Appreciated the option to go green and not have room cleaned daily but still have the hospitality tray re-stocked. I recall the room being tiny during my previous visit and now I realize we had a "classic" room then. Had a Deluxe room this trip and there was a huge difference. Would definitely recommend upgrading so that there is room enough for two to be comfortable. Pros were the shower/hand shower combination and large sink in bathroom. No bathrobes provided. Location is great for most of the Fringe venues. Easy to get around as it's just off the main road and a short walk to Royal Mile and train station (Waverly). We did not get a room with breakfast but did try breakfast one morning (paid for it). Was not impressed and with all of the many restaurants nearby, recommend not getting breakfast included with the room.

What an absolutely amazing place. Nothing was too much. I travelled to perform with my Rock Choir at the Edinburgh Fringe on Tuesday night. Although check in wasn't until 3pm I arrived at 11.30am after a 3am start from Northamptonshire. I was so tired and hungry. There wasn't a room ready for me so they let me rest on one of the settees in the bar/restaurant and also made me the best mac and cheese I've ever tasted before the kitchen started food. I fell asleep after eating and was woken up when my room was ready. The staff were very friendly and approachable and I would highly recommend staying here. I will definitely be returning.

Best hotel experience i have ever had. Room fantastic, meals out of this world and the staff were awesome. Made to feel welcome and special. Any requests for special food and drink were fulfilled.

The hotel is well located and was very convenient for the Fringe. Check-in was quick and efficient, although the reception area had a cheap feel to it. The room was not huge, but well appointed and maintained. AC worked well. There were lots of sockets everywhere in the room, including with USB ports. The windows were single-glazed and faced onto the street, so the room was not well soundproofed from the outside. The electricity card slot was really unhelpfully wedged next to the door and I broke my room card at one point whilst trying to extricate it. It was odd that toiletries in individual or large containers were not provided in the bathroom and small tubs were instead issued by reception on request, as if this was a hostel - a most unusual arrangement for a £250pn hotel! Internet was pretty fast at 60-70Mbps. Breakfast was decent, with good quality ingredients. Service for drinks was slow and disjointed. Overall a very decent stay.

Only visited the bar for some drinks during the festival, we had the absolute pleasure of meeting the fine young gentleman of Lewis, he kept us with fresh drinks and hilarious chat, his friendly and investing personality was most welcome on a bleak rainy day. Give that man a tip!

This hotel is lovely, the staff very friendly and accomodating. The rooms are spacious and comfortable. The restaurant was spacious and the food was quite good (especially their macaroni & cheese!).

It's a quiet, well kept, modern hotel. The location is excellent for touring around Edinburgh. Our biggest problem was the bathroom in the room. First there's no ventilation for shower steam and even a warning to keep the bathroom door closed so as not to set off the smoke alarm. Woken up at least three times by other peoples smoke alarms in the middle of the night. Glass door to the bathroom. How about no thanks. Ugly and some people actually appreciate a little privacy in the bathroom. The staff were polite and professional but I wouldn't go so far as to call them welcoming or friendly. The only exception being the Maltre D' who tried his very best to accommodate our requests. The menus are dated and don't accurately reflect available items. ( I seriously couldn't get a Scotch Ale even though it was on the menu) and they were missing ingredients for other mixed drinks on the menu. Overall disappointing for the expense, and we won't stay again.

Excellent experience at Ten Hill Place! Stayed in a superior room which was enormous. Had plenty of room for a table and 2 chairs where we ate breakfast each morning (there are 3 grocery stores within a block of the hotel, so easy to buy what you like). Bed very comfy, pillows good. Bathroom spacious, though I'll note that the shower/tub wall is high and deep and I had to be careful getting in & out. Soundproofing top notch - although I believe the hotel was full, I never heard anyone. Cleaning staff excellent, front desk friendly & helpful. Location was perfect, in my opinion. Well equipped gym in lower level, though we didn't use it because weather was nice outside. A 15 minute walk to Arthur's Seat & Holyrood Park, 10 minute walk to Royal Mile, 5 minute walk to University of Edinburgh, 15-20 minute walk to castle. Walked from Waverly Station to hotel with a large suitcase (and train fare for 2 was 15 pounds from airport, but chose Uber back to airport which was 25 pounds. All in all, a fantastic stay and would happily choose it again on our next visit.

We spent three nights here to start our trip through Scotland. It is a nice and clean hotel with nice rooms and an amazing location. We didn't try the food, so we cannot say anything about this. But it is very close to many nice restaurants and breakfast spots.

We had a rocky start at this hotel. We had multiple rooms with two people in each room. The front desk staff only wanted to issue one key per room. I had to request a key for each person four times before they agreed to do so. The first night, we ate dinner in the hotel. One person had an allergy to a food that was a side dish and requested a substitution. Nope - not allowed. So they just got the dish without the side. Several people ordered the steak cooked medium and it was well done. It took forever to come out, so they just ate it. The restaurant did credit some of the bill back - but they were going to charge it to a room number that was not the one we gave. The next morning I used the ladies room on the ground floor and discovered there was no toilet paper. Thankfully, I had tissues in my purse. The bathroom has a tub/shower. There is a glass screen that spans half the tub. The floor is below the bottom of the tub. Not good for short people with arthritic knees. Some of the rooms have bathrooms with frosted glass doors, some have wooden doors. I despise glass bathroom doors because if someone gets up in the middle of the night, it lights up the whole room and I wake up. The hotel is air conditioned and it works well. While the rooms were clean and comfortable, the initial challenges we experienced here would probably have us look for a different hotel if we were in Edinburgh again.

Great hotel! We stayed here for a night and enjoyed our room and hotel dining. Check-in was a breeze. The room had loads of space and a/c, which was a treat after weeks of high heat travel. Would recommend!

This is a lovely hotel in a great central location within easy walking distance from the Royal Mile and Edinburgh Old Town. Hotel is modern, comfortable and spotlessly clean. My room was tastefully furnished - looked like new - and I had a fantastic walk-in shower and comfortable bed. This was my fourth stay and I'll definitely be coming back again!

What can I say! Me and my husband try to visit Tenhill twice a year and we are never disappointed. Food is great, staff are friendly and welcoming. We initially booked for 3 nights but during our stay changed to 5 nights . Heading home to book time off so I can book our return thank you again

Just got home from a two night stay, a very nice hotel which was spotlessly clean, great decor throughout and the staff were welcoming and helpful however the food in the restaurant was a big let down. Firstly we were told half of the starters on the menu weren't available due to supply issues, we decided not to have a starter as we didn't fancy what was on offer, we both had fish and chips as our main, it's is £24 so I thought it would be nice, unfortunately I was wrong, the tartar sauce was lovely but the chips were frozen which you can buy from any supermarket and the fish was greasy. The breakfast wasn't much better, the bacon, beans and sausages had run out and took a while to be replenished, the black pudding was rock hard and the scrambled eggs looked sloppy. It's a real shame as the hotel is in a great location and I loved the room we had, if only the food was as good as the decor.

Recently returned from a 2 night stay after enjoying our last trip. Reception excellent, décor and room super, clean and warm. The biggest disappointment was the restaurant. We were not advised on arrival that there was a function on that evening so we should book a table. We appeared and the dining room was practically empty but were advised we could get a table in approx. 20-30 minutes as they were busy preparing food for the function. We didn't bother, plenty of local eateries. The best was yet to come. Breakfast, a good variety to chose from as long as you don't expect it to be hot. On both mornings the eggs and mushrooms on offer from the serving area were empty/cold requiring you to hang around for 10/15 minutes while the dishes were refilled. There was a good selection of other items on offer but I wanted eggs. I felt they should have had one member of staff responsible for this area. A big disappointment. PS a gin & tonic £13. !!

Lovely room as usual,very spacious and nicely furnished. Large bathroom. Staff were very friendly and explained everything well at check in We ate in restaurant and found it very overpriced and breakfast was not great. Selection of baked goods was poor and continental plates not replenished . It was ok for what we paid but on asking the cost of room for end of June for friends was quoted early £400 ! No way would that be value for money so sadly will be looking elsewhere in June.

Four nights half-board were booked through EasyJet Holidays but we were only provided with an evening meal once. It was explained on arrival that no meal could be provided on the first night due to kitchen staff illness. Our evening meal allowance of £30 each would be refunded. Staff were confident the restaurant would be open for our evening meal the following day. During the afternoon of Day 2 we received a phone call from the hotel to say the restaurant was again closed. Again we would be refunded our evening meal allowance and were offered a free taxi to a restaurant of our choice. Rather than a taxi we asked for and were given a bottle of wine of our choice. We found a really good Italian restaurant (Ciao Roma) 4 minutes walk away. On Day 3 we actually had our evening meal in the hotel restaurant and had no complaints. On Day 4 after we had returned to the hotel for the evening I received a call from hotel reception requesting that we pre-order our evening meal. I presumed the request was because the restaurant was going to be particularly busy that night. However, on enquiry it transpired that we were the only ones booked into the restaurant and the chef and staff were out providing catering at a private function. It was explained that they would return specifically to cook our meal and then return to the function. We didn't find this credible. Rather we imagined our meal would be prepared ahead of the outside catering function and then warmed up when needed. We opted for another refund of our evening meal allowance. By way of compensation the wine and beer we had with our meal on Day 3 was made complimentary. I should say that hotel staff were pleasant, polite and helpful throughout, and did everything they could in the situation but they were dropped in it as much as we were. As for breakfast this was provided every day. Whilst it may have been plentiful it was nothing better than an average hotel buffet breakfast often left under the warmers too long leaving a skin on the baked beans and a crust on the scrambled egg.

The hotel is situated not far from the Royal Mile, excellent location, near everything but in a quiet street. We booked room only but we took breakfast each morning, at £15 each it was good value. The hotel is very modern and although the room we had was small it was immaculate and had everything you needed and to be honest if you are in Edinburgh you spend little time in your room. The bed was really comfortable, one of the best we have experienced in any hotel. We didn't eat in the restaurant, the menu was not to our liking but there was plenty of guests who did. The hotel is only about 15mins walk to the tram which takes you to the airport so no need for taxis. The outstanding feature of this hotel is the friendliness of the staff, we arrived at 11am were just going to leave our bags but they said we could check in now our room was ready. The receptionists, the bar staff, the people in the restaurant, the cleaners all took time to ask how our day was going and have a conversation. To me it's the staff who make a hotel, well done to you all.

Stayed for two nights for Christmas experience. Arrived early so left bags and returned at around 5pm. Checked into the room and noted the bed was not king size. Unfortunately the receptionist argued about this and was insistent this WAS indeed a UK king size bed. I have a UK double at home and it was exactly the same size. We were told that the hotel was full and we could not be moved but when we continued to push the point they were able to find a room with a king- but told us this was a “super king” Also had to argue about the complementary chocolates that should have been provided. We were told they were only for people booking directly through hotel- however this isn't the case at all and when they were delivered to the room the receptionist just started telling us about perks of booking directly with them and not via easyJet. Good location. Didn't try any food or drinks as only about 20 mins walk into the town area and there is a KFC at the end of the hotel road. If you are not booking directly then make sure you are given the room that you have paid for and any extras that should be included!!

Just stayed for 3 nights. We booked a half board package with EasyJet. We arrived at 9am after an early flight so checked in and dropped our bags. The lovely receptionist was very helpful and gave us a map so we could start exploring. We arrived back at the hotel about 5pm and our room 201 was ready and our bags waiting for us. Room was large and nicely decorated. Bathroom was large too but showing signs of mildew around the bath, this needs addressing sooner rather than later. The air conditioning kept the room warm but was so noisy, it did however black out any other noise and we all slept really well for our 3 nights. Breakfast was a simple buffet, again all the staff were welcoming. I would have liked to have seen a better/fresher quality bread but it was fine. We were on a half board package so our evening meal should have been included. The hotel only offered a set 2 course menu which was quite limiting and not flexible enough if you only wanted one course (I ordered desserts just because I had too and never ate them, such a waste) the first night our meal was included and we paid for our drinks only, the second night we only had a £50 credit for the 3 of us so had to pay another £48 plus for our drinks (not sure why it was different?) The third night we never bothered as we were all tired and just had a sandwich locally. Would I stay again? Yes for sure. I would only stay room only next time as so many lovely places to eat close by.

Stayed in room 532 for 2 nights. Paid £270. Unfortunately our train was cancelled on the day we checked out. So being stuck in Edinburgh we asked if we could stay another night (luggage still in their storage room). The girl on reception put us back in the same room we had left earlier in the day. I asked for an improved rate as she was asking for £209. I informed her of us staying the last 2 nights and the room rate we had paid for the previous 2 nights. The reply I got was I'm sorry I can't do anything about that! I expressed my disappointment but the only interest was getting the best room rate! I feel like I have been ripped off with no loyalty or help to the situation shown what so ever. On any return trip to Edinburgh which was lovely I will never stay at that hotel again!!!

Airport taxis costs £28-£29 each way. Really lovely presented rooms and public areas in a good location. Be prepared to argue for the room upgrade you've paid for though. We'd upgraded to superior with king sized bed but but were allocated a double bed. I was told this was a “standard UK king”. I was only moved when I became insistent, and although I'd been told they were full, a room suddenly became available. If this is actually their idea of bed sizing two people wouldn't fit in a double! Also, the 8 handmade chocolates listed as supplied with the superior rooms were missing. This resulted in a phone call followed by an argument in reception before they appeared. Very disappointing having to stand in reception and go onto their website for the room list and also bring up previous trip advisor complaints about these issues to prove we should have had them. Because of being argued with on both these points I don't feel I could recommend this hotel.

On arrival the place looked lovely and the staff were very friendly and welcoming. We were able to check in early too. Room looked nice with a large bathroom. However, went to bed on the first night and were unable to sleep. The bed was rock hard and uncomfortable and there was a green light on the ceiling that couldn't be turned off and we were bathed in a bright green glow all night long. Breakfast wasn't particularly great either. It's a real shame because on first appearance, it's lovely and it's very conveniently placed within walking distance of shops and local attractions.

Lovely 3 day stay with partner . Hotel was best high standard and very modern inside and out. Hotel situated with loads of restaurants, cafes and well known food chains near. Lots of supermarket express near which was handy . Room was big and spacious . Modern bathroom . Situated around 20 minute walk to princess street . Lots of amenities and attractions near. Looking forward to visiting again !

Had a wonderful 3 night stay at this hotel. The staff are very helpful and all ways happy to help. The buffet Scottish breakfast is a must try freshly cooked. Definitely will come back in the near future, close to the Royal Mile, Xmas Markets etc

Superior room excellent with great bathroom. Comfy bed, brilliant shower, huge soft white towels. Location a plus too. Breakfast let our stay down badly. First morning bacon and sausages were cold and greasy. Scrambled egg cold and like rubber. Second morning was fine but back to square one on the third morning. Cold greasy, fatty bacon. Also, no offer if tea or coffee on third morning. Had to ask for it. Tea then arrived but just for one and there was two of us. No milk either. Asked another member of staff for tea. This arrived but again without a jug of milk. Asked for milk but it never arrived so asked a third member of staff for milk and she duly picked up a tea stained used jug of milk from a neighbouring table and put it on ours. I gave up asking after that. Also, not sure why I had to explain to receptíon that the superior room that I'd booked should have had chocolates on the hospitality tray on arrival. Finally, please put a note on your website that not all people who book direct with the hotel are entitled to the £10 per night food and drinks voucher. I will look elsewhere next time I visit Edinburgh.

Great hotel, well located and within walking distance of the Royal Mile and associated attractions. We arrived at around 1.30pm expecting to drop off our bags and check in later but our room was ready so after a friendly and seamless checkin we went up to our double deluxe room that we'd booked for 3 nights. It was a clean well equipped room that was perfect for our stay. Breakfast each morning was excellent, a warm welcome from the Staff, followed by a great choice of food and endless tea and coffee. A great start to each day, wouldn't hesitate to use this hotel again.

This hotel is amazing. Arrived at 11.30 and asked to leave bags as check in was 3pm, was greeted by friendly staff told room ready and given keys. Offered any forgotten toiletries as these not supplied in room as standard. Which it does state on website. Also given £20 voucher to spend on food and drink in the hotel as booked direct. 4th floor room but window didn't open at all, luckily air on was good. Room was clean and stylish with white soft bedding. Shower was amazing, large, powerful and plenty of hot water. Towels were huge and soft. Slept well, did have concerns as our room was opposite the lift, but didn't hear anyone else. Black out curtains also helped. Breakfast was hot and fresh, with unlimited tea/coffee. Would definitely return to this hotel

Lovely hotel, welcoming and friendly staff, very clean and comfortable rooms, excellent location away from Princes Street but walkable distance to most attractions - will definitely stay again. This will become our go-to hotel when visiting Edinburgh.

Me and my Partner stayed here for 3 nights in Late November 2022. We were impressed with the hotel, the staff and the overall experience. We really enjoyed the small touches of wild seeds to plant when home. The hotel has an amazing eco ethos that encourages guests to be mindful of carbon footprints. The room was comfortable, spacious and well decorated. We visited the Surgeons Museum that is part of the hotel an interesting museum and well worth the visit. The hotel is in the heart of the Old Town with Edinburgh castle and St Giles cathedral about a 10–15-minute walk away. We highly recommend this hotel and would have no hesitation in staying here again the next time we visit. Thanks to all the staff at Ten Hill Place for making us feel so welcome.

This hotel was in the perfect location. We were able to walk to all the tours we signed up for. The room was clean and you have the option for a “green” clean if you want to reduce the environmental impact of your stay. The only complaint I had was there were two of us but they kept leaving only a single bath towel. Easily and quickly rectified with a call to the front desk but it surprised me that two towels weren't automatic for two guests. The warm goat cheese salad with gnocchi and sweet potato was hands down one of the best dinners I've ever eaten, anywhere. I highly recommend staying here, as it was a quiet location but close to everything.

The room was rather spacious and quiet. Good consistent A/C temperature and comfortable bed. Friendly and helpful staff. Good amenities provided in the room as expected from a 4-star hotel but additional toiletries (e.g. lotion) had to be requested from receptionist at lobby. The central location makes it ideal for tourists when visiting most city centre attractions. However, the cleanliness of the room could still be improved. There was a lot of dust accumulated above the door frame in the toilet and under the bedside table (but still visible from standing height). The roof window could do with a bit of cleaning.

Great 3 night break at this lovely hotel. From the start the staff were so friendly and helped with all of our questions. Delicious breakfast each day - so much choice. Lovely classic double room - comfy bed, 2 pillows each, super bathroom with toiletries if you would like them (you're asked at reception when you check in). Plenty of hot water at all times. We asked at Reception how to get to the Royal Yacht Britannia at Ocean Terminal, Leith and were advised to get the 35 bus from Chambers Street which took us straight there for £1.80 each! Only a few minutes walk from the hotel up to the Royal Mile so great location too in the Old Town.Would highly recommend this hotel

My husband and I stayed here for three nights over Halloween weekend. We had a classic double room which was small but perfect for our short break away. The room itself was clean and comfortable. The hotel is in a quiet location. We enjoyed that the hotel was walking distance to all of the central sites but in a quiet part of the city for sleeping. For booking directly on the website, we were given 3 x £10 vouchers which we could use in the café or in the hotel restaurant/bar. We had nice cocktails in the hotel bar. The staff were very friendly and accommodating. Overall, it was a great stay!

Just fantastic and perfect hotel. Our superior room was modern and immaculate with an awesome bathroom. We overlooked a busy road but the room was silent at night. Staff all great and couldn't do enough for you. Buffet breakfast was only average, and apparently the black pudding was nothing like black pudding should be - it was slimy! And don't have the Guinness in the bar - £6.50 for a tin of Guinness from the supermarket frothed up on a machine - not what you'd expect from this standard of hotel. I was disappointed. Having said that we would definitely visit again.

First visit to Edinburgh and this hotel was perfect. Location was great as 10 min walk from everything like St James Quarter, Royal Mile and the castle. All hotel staff were super friendly and accommodating, they rang and arranged taxis for us which was super helpful. When we checked in, we found out we had been upgraded to ‘EPIC' guests of the day which was a lovely touch as we got an upgraded room and some free drinks vouchers to try their own 1505 gin. This was a fab touch as we were celebrating my boyfriends 21st. Overall highly recommend this hotel and would definitely come back, only regret is not trying to hotel restaurant as looked really nice. Grey view as well from our room!

This was our first trip to Scotland and it started in Edinburgh at the Ten Hill Place Hotel. Traveling from Honolulu Hawaii, we had two red eye flights and were on the road for about 24 hours. We showed up earlier than check in time, but they accommodated us allowing us to shower and rest a bit after four long separate flights to get here. Most of the front desk staff were always very nice, especially the women. Room and facility: Seems like it is a new or newly renovated place as everything was immaculate and well working. The beds were very comfortable. Hotel restaurant: We typically do not eat in the hotel restaurant, but did the first night as we were too fatigued from traveling to look for another restaurant. The food and staff were so good we went back on our second and third night for dinner. Monica was especially attentive to our needs and desires. Another server originally from San Diego was also special. We even had breakfast there once which was a wonderful buffet to introduce us to a traditional Scottish breakfast. Location: Being off the main street (South Bridge) was a plus as the noise level was lower. I was still close enough to the main attractions of Edinburgh that we did not feel inconvenienced. Overall, if we ever return to Edinburgh this is where we will stay. We moved to Glasgow next and already miss the Ten Hill Hotel.

Very convenient location, staff universally welcoming and polite, very clean, room comfortable and well appointed. Food good. All the main sights were within walking distance, and taxis, public transport available readily available.

Good location, reasonably close to everything, old town is a few minutes away; the castle is 15 minutes away. On a side street so very quiet. The room itself was Quiet. Solid doors so we didn't hear the elevator even though we were right next to it. We did hear water sounds when people were showering but it was not too obtrusive. On the other hand the room was tiny and the hotel itself is very sterile. No real lobby, uninteresting furniture; all looks a bit like a college dorm. In retrospect we overpaid, it was significantly cheaper on the day we stayed then when we booked. At least from the outside it looks like there were far nicer hotels for the price range. I would say that if you shop carefully and it's well priced, it may be worth it but for the price we paid there were better choices.

We loved our hotel room. We got upgraded without asking for it and we still payed our original price. Apparently they do this for certain guests when they are fully booked. The room was clean and neat. We had a nice view of the city. Great location too if you want to live in the old town. The staff was super helpful and friendly.

We stayed for one night to attend a concert. We were blown away by the standard of the room. The staff at reception were friendly and helpful and the breakfast was buffet style but with plenty of hot and cold choices. Would definitely recommend and we will come back.

Stayed one night room only booking with wife, Sept 22. Room was lovely - spacious comfy bed, clean, good shower, nice towels etc. We were given the option of pre ordering breakfast at £12 each at check in, which we said yes, we'd do. Arrived at breakfast, we weren't on the list, but she said that often happens, and wrote down our room number. Breakfast had a decent selection, but only scrambled egg option - no other. And the scrambled egg looked like rubber and overcooked. The worst of it though, it was all barely lukewarm or cold. Disappointed with that as it could have been decent if a few degrees warmer, notwithstanding the egg situation. Went to check out, and receptionist said that's it, nothing to pay as pre paid booking. I said (being honest) what about breakfast? And she said oh did you have breakfast. She then said that will be £35 please! I said. I was tod it would be £24 and she asked if I'd pre booked - yes, at check in. She corrected it ok albeit somewhat grudgingly. Clearly there are some service/admin issues, and the kitchen are probably doing scrambled egg only for their convenience. Shame they weren't doing it warm though. Left us with mixed feelings - room ok, admin average, breakfast poor.

This has the “feel” of a boutique hotel with the facilities of a much larger one. Friendly, welcoming front desk whose staff was happy to help with reservations and suggestions, very well appointed rooms and a great location about a ten minute walk from the Golden Mile and adjacent to the University. The street scene is reminiscent of student quarters everywhere. Ask for a quiet room, as we were told that the ones on Nicholson Street might be a little noisy.

We were expecting a reasonably pleasant hotel. It was clean but not much else. The room was SO tiny we had no where to open our 2 suitcases, except on the bed or small desk. We immediately went to reception and asked for a larger room, and we'd pay the difference, but they said absolutely nothing else was available. The BR was a pleasant size though, with a heated towel rack. We tried room service one night and it was terrible ! My husband's pizza was just okay, I had a sandwich and fries. The fries were barely warm, and absolutely limp. The sandwich can't be adequately described. The room service menu only had a handful of items even available. Overall, we were very disappointed and anxious to leave (and we were booked for 3 nights!)

We stayed two nights @ Ten Hill and were very pleased with hotel. It is located just off the main street and very convenient all busses, restaurants and attractions. The staff were terrific and knowledgeable. Highly recommend.

We stayed for a midweek break. It was in a quiet yet good location. Within walking distance of most of what the city centre has to offer. The room was lovely and the staff were very friendly. We usually go for a branded hotel but decided to take a chance on Ten Hill Place and were happy that we did.

The hotel is located in the center of Edinburgh and it is very close to the Royal Mile. The room is big, comfortable and clean. The breakfast is very rich. The team in the reception is lovely and helpful.

Ten Hill Place Hotel is a fantastic chance when in Edinburgh! It is located in a quite street at a walking distance from the Royal Mile, the castle, Hollyrood Palace and the Scott Monument. The rooms are newly furnished in a modern style and well provided including full connectivity. The concierge staff, and specially Miss Gleice, was extremely helpful and friendly trying the guests feel like at home.

Lovely place to stay (returning guests). Clean and well appointed rooms. Pleasant staff and ideally situated for the Fringe. Didnt eat at the hotel, so can't comment on food but breakfast looked delicious. Not the cheapest, but nowhere is in Edinburgh in August. Will be back next year.

We found Ten hill place by accident several years ago, and realised it's the perfect position for the Fringe hotspots,We have stayed at least 6 times. it's a lovely hotel the rooms are all a good standard and the staff are friendly and helpful,we always enjoy the excellent breakfasts.

We have just returned from staying here for 2 nights in order to visit the tattoo. We were later than expected arriving, but that was no problem. Check in was quick and efficient and everything explained clearly. We had 2 separate rooms next to each other on the 2nd floor, both of the same room type, but each one was different. The breakfasts were very good and my son even enjoyed the tasty sausages. The rooms were large enough and gad all facilities you needed, apart from toiletries,but these could be provided on request. An excellent hotel in a buzzy location and we certainly want to return but to take in more of Edinburgh and the Fringe.

Stayed here for 3 nights for my partner's 50th birthday to visit the fringe & tattoo. I would definitely recommend this lovely hotel. We had a superior room on 4th floor lovely big room, comfortable bed, big fluffy towels, ammaculately clean. The whole hotel has been recently refurbished & is tastefully decorated. The hotel is really close to the Royal Mile, castle & shops / restaurants. Thank you a very lovely stay.

This is a very nice hotel conveniently located near so much. But the best part is the staff - they are so kind and helpful. Everyone from the front desk to the restaurant to the other employees were just fantastic. We stayed for two nights and then left for two, and came back for one more. They allowed us to keep luggage safely packed away at both check ins and again while we were gone so we didn't have to lug it around. Def a great choice!

After arriving late on a Friday night, the concierge and staff were still more than happy to sort out our room for us, in an upbeat and very friendly manner. Nothing was too much trouble for them - fantastic start. We booked a breakfast for the next morning which was outstanding. A full cooked breakfast, with a continental option along with cereals and fruit if required. The staff were attentive, polite, eager to help and very friendly. The room we were in was at the top of the hotel (Rm 529) and the view wasnt brilliant but we were not bothered by that as it was purely a place to put our bags and sleep/shower. The bed was large and comfy. towels were provided which were clean and of a good size. Toiletries were provided with no issue whatsoever. We'd like to thank Lewes in the bar for his friendliness and help in getting drinks and the manner in which he conducted himself was exemplary - a credit to the hotel. All in all, a great hotel, well located and we were extremely pleased with our stay there.

My mum and I stayed here in May of 2022 and had the most brilliant time. We stayed for my mum's birthday and got upgraded and greeted with a card. The reception was always helpful and welcoming and always made us feel safe and welcome. The location was perfect, quiet yet only a 5-minute walk from the Royal Mile where everything is. The food looked amazing although we didn't get a chance to eat there but wished we did. The hotel was immaculate, can't point out any faults. Couldn't recommend this place enough. Loved Edinburgh and fell in love with the city, made me want to go to Uni here in a few years. The hotel is next to the Surgeons Hall Museum which although were not usually museum-goers, we enjoyed highly. There are jars of every body part you can think of all pickled, recommend if the Scottish weather is well... Scottish. Cannot wait to visit again.

Nice hotel with a good location approximately 10-15 minute walk into central Edinburgh. Rooms are a good size and were clean and tidy with tea/coffee making facilities. We didn't have the breakfast as are out instead but the bar did look nice. It's just outside of being completely central without being too far away which we enjoyed.

This was our first visit to the city and we booked through booking.com. We could not really fault the Hotel the location was fine for our needs. We got a taxi from the train station and it only cost £5 we could have walked but we were unsure where the hotel was. We booked a superior King size room but when we checked in we were infact in the Sky Light Junior suite which was great . The only down side we found was that there was not a window to open i expect due to the danger of anyone trying to get onto the roof. The breakfast was buffet but plenty and hot or cold to chose from. We didnt eat there in the evening but it looked fine. Checkin and check out were smooth great that you could check out upto 12 noon.

Lovely hotel situated in the surgeon's quarter five minutes walk from the Royal mile, the hotel restaurant serves fabulous food,breakfast is buffet style and evening menu is small but quality, the room we had was spacious and comfortable with a kettle and tea coffee and hot chocolate and the all important biscuits. The hotel does not put toiletries in the bathrooms making it eco friendly but if you do forget anything the staff are more than happy on reception to give it you have stayed twice now wouldn't stay anywhere else staff and hotel are fabulous.

We had such a pleasant stay atTen Hill Place Hotel. The friendly and efficient staff made us feel welcome from the moment we checked in. They were ready to help throughout our stay. The location is ideal, within walking distance of the Royal Mile and major attractions. The neighborhood is quiet and not touristy. The buffet breakfasts were plentiful and served all morning. We are so glad we chose Ten Hill Place, a hotel with character, rather than a big chain hotel.

My wife and I thoroughly enjoyed our stay at 10 Hill Place. The staff were so friendly and helpful with all of our needs. The accommodations were superb! On our next visit to Edinburgh, we will certainly stay again at 10 Hill Place.

This is a really stylish hotel with excellent staff pro-actively always trying to help. First off, the hotel is updated and in impeccable condition. It is sophisticated and deceptively large. As you walk through the first floor, you pass little rooms each decorated beautifully, where you can sit and order drinks, eat, etc. Also on the 1st floor there's a very cute sitting bar. However, drinks were limited, I couldn't get an Irish Coffee, nor a hot cup of coffee because of the time of day (mid afternoon). The rooms are nicely decorated. Our room was on the smaller side, but very comfortable. What I did notice was that the room (and the hotel in general) was super clean. The staff was very accommodating with early check-in and unavoidable late checkout. Thank you! Some things to consider when booking this hotel: ** Toiletries are given out upon request at the front desk. (shampoo, conditioner, lotions, bath gets, etc). ** If you didn't book breakfast, you can still get a discount but have to order at least a day in advance. ** Location is very walkable and convenient. Royal Mile is close but it's a little further from Prince's Street shopping, tram and airport bus stops. Front desk staff was always available for us to arrange transportation. ** You can collect Best Western reward points as this is a BW premier collection hotel. ** Uber rides were very easy to arrange to/from this location I will without hesitation book this hotel again. It was one of my favorites.

We were here for 4 nights. The room was spacious, clean, and comfortable. The staff was wonderful. They were friendly, helpful, and nice to chat with when they were not busy. We had breakfast included and it was good. Plenty to choose from. It was always hot and fresh. We did stop by one evening for a drink and dessert and that was really good as well. We thought this place was in a perfect location. It was close to everything, yet not near the busy Royal mile. If we ever come back, I would stay here again.

Booked through Best Western Rewards and received free breakfast and upgrade. Situated in a central area, close to the main attractions. Hotel room was spotless and nicely presented. Shower was great and bathroom had modern fittings. Reception was informative and provided help when required . Breakfast was lovely and had a good selection of gluten free items ,items were clearly marked with allergens. Plenty to eat and good variety of other items.

We took our time deciding on which hotel to book at and was advised by friend to book Princes street, however after careful consideration we went for a hotel a little off the beaten track and what a choice it was. About a 20 min walk easy from the St Andrew's tram stop. Welcomed as the epic guest of the day and stayed in the skyline junior suite which we had booked but was upgraded. We arrived on a very early flight and arrived at hotel to drop bags of so we could start exploring and was able to access to room early, didnt expect this at all. The room was amazing, very clean, spacious and comfortable. Looked out the window and could see spectacular views of Holyrood park and sailsbury craig. Could also see the sea and historic roof tops filled with so many chimneys. Had a great ethic to eco waste and had a few surprises... ill not spoil all surprises. Great tea- coffee making facilities. Easy access to the royal mile,Edinburgh castle,bus routes and plenty of cafes and bars within very easy reach. Hotel has it's own bar with exclusive whiskey and gins and restaurant food was of a very high standard. Breakfast was buffet and had a lot of choice, hot and delicious. Restaurant evening meal was good value and well worth a try.. good room service options to. Hotel was busy and inviting, reception bar and restaurant were clean and well staffed. They could do enough to help you and were always full of information. Our room was top floor and quiet , air conditioning/heating was available in this room. Bath and shower had plentiful hot water, shower gel and shampoo available from reception. I really cant rate this hotel anything other than 5* outstanding. Thankyou to all the staff for making our silver wedding anniversary a magical experience.

It was a beautiful hotel located in old town. This was vert convenient for us cause most of our activities were in old town. The room was exceptionally clean and personal was friendly. They have wheelchair friendly rooms, in which we stayed. But because we are not in wheelchairs this was a little inconvenient for us.

Another great stay at Ten Hill Place, excellent location, comfy bed, good bathroom, excellent breakfast, friendly pleasant staff, good ethical stance, can't really ask for much more can you, oh yes and if you book direct you get a voucher to spend in bar /restaurant. Dined in one night and Ritchie and his team were very good, cheerful and friendly, the food was excellent and I could have eaten the deconstructed cranachan all evening. Will be back next year!!

Not only located easy walking distance to almost all of the major sites, but this was a nice place to stay. The rooms were clean and more than adequate in size (European standards, a little small by US).

Can't say enough good things about this hotel. The atmosphere was contemporary, the rooms were very nice (roomier than most rooms), bathrooms great, clean, food was fantastic (and we ate two dinners at the hotel and ate their daily breakfasts (get the omlette). George was our server... fantastic!

We stayed for a three night break and could not fault the hotel and our experience in any way. It is located an easy 10 min walk into the old town in a quiet side street. The welcome we received set our stay up from the outset and all the staff could not have been more pleasant and helpful. We booked a standard room and it was great. Spotlessly clean, well furnished and comfortable. The safe and fridge were an added bonus. The bathroom had a large and powerful walk in shower. Complimentary toiletries were of a good quality. Breakfast (£12) was very good value, buffet style and nicely cooked. In short, we could not have been more pleased and we will be returning. I cannot recommend this lovely hotel highly enough. Our thanks to all the staff.

Came across this place through Hotel Gifts.com, it was amazing. The staff were incredible, the location is ideal and the prices very reasonable. The hotel was incredible clean, they were taking there covid precautions seriously. We were lucky enough to get an upgraded room and were so impressed with Edinburgh and this hotel we extended our stay. The have a great bar and restaurant on site that seemed to be open all night. Will definitely be back

Every staff member we encountered was friendly & professional. Rooms were exquisite: from the decor, amenities & comfortable. Dining at the hotel was a treat. As a chef I appreciate good food/service.

Lovely hotel, relatively close to the city centre. Room was very clean and shower/bath worked well. Nice hot water. Staff also very friendly and helpful. Had a great night sleep here, no noise from other rooms next to us, very relaxing and professional hotel. Would happily stay again.

The Ten Hill Place Hotel provided ideal accommodation for two people on our short city break. The hotel is located a ten-minute walk from the Royal Mile and fifteen minutes away from Princes Street. The room was clean, comfortable, and well equipped. The staff were pleasant and allowed us to store our bags in the hotel while we explored the city for the final time after checking out. We got the breakfast on our first morning but unfortunately, we were a little shocked at the expensive price. The dining/bar area was also quiet during the night so we chose to explore Edinburgh's busy nightlife instead. Overall, we had a pleasant stay at the Ten Hill Place Hotel.

This hotel was lovely. We had a superior king room which was very nice, it was spacious, clean and well maintained. All but one member of staff were pleasant and helpful. The bar area was also very good. The issue with our room, 334, was it was too bright to sleep. There was a bright green light that illuminated the entire room and made it impossible to sleep. I telephoned the reception and they sent up an older man with grey hair and a smirk on his face. He obviously thought it very funny that hotel guests were not allowed to sleep! They gave us tape to cover over the light and eye masks. The eye masks were needed as even without the light being visible, the room was still very bright. The blind covering the small window at the foot of the bed was not wide enough to block out light and you could see the light from street lights outside. The bathroom window had no blind at all and a frosted glass door so light poured into the room, especially as the sun rose at around 5am. The hotel management are obviously aware of the issues but do not intend to do anything to sort them out. It doesn't matter how nice the room is if you are unable to get a good nights sleep.

I had a really pleasant stay at Ten Hill Hotel. The staff were lovely, the room was nice and the staff would always go out of your way to ensure you were OK. The Ten Hill Hotel is in a great location in Edinburgh, only a short walk away from the station and is right in the heart of the City Centre. If I was to be picky, I think the windows in my room needed updating, as they were old and let a slight draught in during the night, but otherwise my stay was very pleasant. The bar staff were also exceptionally nice and went out of their way to ensure I was comfortable in the bar area and that my drinks were made to my taste. The house made Gin is also lovely. Would stay again in a pinch.

Really love this hotel. We have stayed here twice and it is perfect in every way. The staff are brilliant, the hotel itself is beautiful and the food great. There are no negatives regarding this beautiful hotel.

I recently stayed at the hotel for 2 nights and I really enjoyed my stay. Very helpful reception staff and the breakfast offered a nice range of choices. Due to a problem with the aircon, I changed rooms on the first afternoon. This was dealt with quickly and I appreciated that.

We sayed here during a weekend in Edinburgh, the locationis great. Only 5 minute onto the Royal Mile. It isn't the cheapest of places but it is reasonable and it was incredibly clean, the service was excellent and staff very friendly. We had the breakfast deal, which was very convienent as its part buffet style to help with speed, but they bring tea/coffee to your table so it has a lovely waiter-style feel as well. We even ate in the restaurant one night. Food was amazing, couldn't fault it, it was a bit pricey but would pay the same again for the quality. Our servers Panos and Victor were entertaining, friendly, and the service was brilliant.

Initially booked for one night but extended to two, staff were very accommodating with the request. Overall the hotel is excellent, has great service and is well located. Check in / out was very quick and efficient and they provided useful info on nearby car parks which was good. The rooms were very clean and spacious, the bed was comfy and we had everything we needed. Staff were very friendly, happy to help and went the extra mile. On our first night we both dined in the restaurant, one guest has food intolerances but we were surprised at how accommodating the menu was. The staff were very helpful in providing more info and checking with the chef to ensure requirements for gluten and dairy intolerances could be catered for. This is a major bonus as it's very rare we can eat in a hotel restaurant due to the dietary restrictions. Breakfast again made us very happy, great to see such a wide choice of options available. Nothing appeared to be too much trouble and if it looked like a barrier with items on the menu, the staff were very accommodating and provided alternatives. I would highly recommend this hotel and happily return again in the future.

We had a lovely stay at Ten Hill Place Hotel. We had booked this as part of a package deal through Easyjet and were pleasantly surprised with the standard of the hotel. The staff were very friendly, and the hotel was very clean, it was nice to see they had been awarded green tourism awards (not putting toiletries in the room, but offering them on check in). Our room was great, a lovely comfy bed and my husband wanted to take the great shower home! The bar area was large and comfy with a very large selection of drinks (7menus!!!). We had breakfast which was very good too. The location is good for exploring Edinburgh as only about a 10-15 minute walk to The Royal Mile.

Our accommodation choices in Edinburgh just get better and better. A last minute booking due to a show attendance at the nearby Festival theatre. Got a great price for this spotlessly clean hotel and even got an upgrade. Great views from our room on the 5th floor and the shower was one of the best ever. I would have awarded a 5 rating but for the parking arrangements. Only 5 (or was it 6) spaces and took a 15-point turn to manoeuvre the car into position to drive out. Got a 20% discount offer if we stay here again within 2 months. We will definitely return.

Stayed here for two nights. Our room was lovely and absolutely spotless. The service was great and breakfast was fabulous - good quality ingredients used and everything cooked well. Would recommend and would definitely stay here again.

A lovely hotel were the Staff were very friendly, helpful and welcoming. The food at the hotel was very good as was the service at the bar. It is located close to all the tourist sights of Edingburgh. The room was very clean, with the normal ameneties, the bed could have done with being a bit softer for me, which is the only drawback.

Central location, within walking distance to most of Edinburghs best locations to visit. Had a outstanding experience at this hotel, food was cooked to high standard and resonantly priced, plenty of drinks to choose from but recommend trying the 1505 gin available at this hotel. There is also a room service menu within your room which is a bonus. The overall experience from check-in to check-out was hassle free and nothing was too much for any staff member, everyone was lovely. Would recommend this hotel to anyone.

I stayed here for 3 nights as part of a business trip. This was a revelation - the stay was faultless; room was very comfortable, staff pleasant, breakfast service excellent. The bed was incredibly comfortable and I loved the efforts to encourage their green credentials (the recycling bins by the lift). Remember to bring your own shampoo and save the planet from lots of landfill.

My wife and I received a voucher for Christmas covering an overnight stay, breakfast and £50 towards dinner or alcohol. We had checked in online and arrived a couple of hours early to find that our room was ready, which was a real bonus. Lovely big room with a separate sitting area and table plus a small fridge. Excellent shower room with a double shower and toilet.. We were on the fourth floor and had great views. The only issue with the room was the TV which was a nightmare to work. A staff member came up to show us but they couldn't figure it out either. Staff were all very friendly. Dinner was nice but was a very restricted menu. I couldn't understand why we couldn't just choose from the a la carte menu as we had a £50 allowance and would have paid any extra anyway. Breakfast was fairly standard. I am not a fan of buffets as they tend to be pretty lukewarm. I stuck mainly to the cold selection which was good. Liked the fact that they brought tea and coffee to your table. Saves skiddling about with urns. All in all a great stay and we will definitely return

A quiet and restful hotel tucked away from traffic and city noise. Spotlessly clean, tastefully furnished bedroom. Very comfortable bed. Great bathroom with excellent walk in shower. Crisp bedding, fluffy towels. The restaurant and public areas are well appointed and well staffed. We only ate dinner one evening and it was good. Would certainly book again without hesitation.

Me and my partner recently stayed here and could not fault, if we ever do travel back to Edinburgh Ten hill place hotel will be the first place we try and book it. Unfortunately didn't get to try the food as we already had pre booked dinner reservations elsewhere. But will look to come back to try the food out. Thank you for a lovely stay

Prior to arriving at the hotel, I had excellent communication through Mhairie who accommodated the needs of the large group I was trying to book for. We arrived at the hotel after an early morning flight and were immediately greeted by a very friendly welcome. Although it was still much earlier than the usual check in time, a room was available for us to leave our bags so that we could venture out to explore Edinburgh without baggage. We took advantage of a quick bite to eat before embarking on a walking tour and George made us feel very welcome, nothing was too much trouble and the food was delicious. The staff at this hotel are amazing, throughout our stay everyone who we came into contact with were attentive, friendly and welcoming. The rooms were much larger than I was expecting, all beautifully clean with some extra treats. We explored Edinburgh in every direction and the hotel is in a perfect location for everything Edinburgh has to offer.

Lovely hotel in excellent location within easy walking distance to Edinburgh old town. Rooms were very comfortable, spacious and I loved how quiet everything was. We didn't need to take taxis at any point. Highly recommended.

Lovely hotel, wonderful staff we will certainly be returning, perfect for travelling or just a weekend away, restaurant was lovely too, breakfast is spot on and an unusually late check out means your not rushing around in the morning, would definitely recommend.

Cannot fault this hotel! Just come back from a weekend break for myself and my mother, the room was spotless, location is good with public transport and the staff were excellent. When we arrived they even surprised us with a room upgrade which was a lovely surprise as it was my mothers birthday. Thank you so much!

Pros: the room is spacious and comfortable. Amenities are adequate. Good offer of coffee, tea and hot chocolate you can prepare in your room. Great shower. Cons: breakfast opens too late (7am on weekdays and 8am on weekends). For business travelers who need to go early to work or for people who like (or need) to wake up early, the opening times are a huge disappointment. The quality of the food offered during breakfast is acceptable but far from excellent. If an early, tasty breakfast is a prerequisite for your stay, I am afraid you will need to find another hotel.

Room was lovely, staff were polite and helpful (especially the gentleman that served breakfast - I didn't catch his name unfortunately) and great location. Only downside for us personally was having a room quite close to street level as it can get quite noisy. But other than that it was a fantastic stay and we will definitely be visiting again.

Really lovely, very clean and modern hotel in a quiet side street just yards from The Royal Mile and all the city centre attractions. Our room was perfect and the bar area and restaurant were also lovely, clean and inviting with a lovely cooked, buffet breakfast laid on in the morning too. We will definitely stay here again, especially during the Edinburgh Fringe as everything is literally on your doorstep here.

My wife and I stayed at the hotel as we were visiting the nearby theatre. We hadn't intended to eat at the hotel, but, we are so glad the weather was awful and we did. The food was amazing! Highly recommend. The hotel itself also very good. Staff were amazingly helpful and attentive at all times and cleanliness was impressive. We will most definitely visit again.

This was the first time we had stayed in the old town as a family. We booked two rooms; a superior King and a superior Twin. The rooms were perfect. Very comfy, firm bed, new refurbished bathroom with great water pressure and rain head shower. Relaxing stay, with breakfast being served right up until 11am and a 12 noon check out, great for the leisure guest. Staff were very friendly, professional and helpful. The hotel has very limited car parking on site, which has EV charge points installed and inclusive of the car parking rate. Excellent stay, we will be back.

This was our first visit but it certainly won't be our last. From check in to departure everything was first class. Our room was spacious and clean. Dinner was excellent and breakfast filled us up for the rest of the day. I would have no hesitation in recommending Ten Hill Place Hotel to our family and fyy try sends.

We were impressed from start to finish. When we walked in the staff couldn't have been more a accommodating this was the case until we left. We arrived early and to our surprise as was our room, they allowed us to early check in. The room was beautiful and a lot larger than expected. The bed was extremely comfortable. The food was incredible. We are already trying to plan when we can visit this wee gem. It's in a ideal place for exploring and everywhere is walkable or there's a bus stop close by. We can't wait to stay again

We have spent in total 4 nights at Ten Hill Place Hotel and can only say we were lucky we got there. This hotel was recommended to us by a colleague and it was all we heard about - very clean and spacious room with magnificent view on Edinburgh University, full buffet breakfast with local treats, all fresh and tasty, very friendly and helpful staff at every step we took (especially Dominik who greated us on 1st night) and great location that complimented this great experience - we give this place 5* with pleasure.

We had a standard double room which was lovely, a little bit cramped with two suitcases but not a deal breaker. The room is air conditioned, has tea / coffee/ hot chocolate facilities and a biccy. Toiletries are also on offer. I really liked how this hotel is conscientious of its impact on the environment. It gives you the option to go green , and the staff will only come to clean/ service your room every three nights instead of every day, which was personally fine by us. My husband found the bed was a bit too hard but it was ok for me. We slept well and comfortably otherwise. Good choice at breakfast with hot and cold options, tea, coffee , juices etc also offered. If you book direct they give you vouchers towards food / drinks at the time of writing this, so we had dinner twice there as it was good value for money. The food was lovely and so were the cocktails ! Beautiful restaurant. We had a room service pizza which was disappointing, especially as the restaurant food was so superb. Toppings/sauce stop far away from the edge of the crust and for £10 it was really nothing special. Overall had a great stay.

Stayed with my husband for two nights, Thursday to Saturday. Gentleman who checked us in was welcoming and informative. One night was an it is on voucher in a superior room and the second night we booked through last minute.com for a double room. However we were delighted that we were kept in the superior room for both nights. The room was lovely, very spacious with a huge comfortable bed. The bathroom was also very spacious. Our it is on deal included money towards dinner/drinks and 20% off drinks thereafter. Dinner was delicious my husband's lamb was cooked to perfection, so tender and my falafel burge was tasty too. Breakfast the first morning was good but perhaps a bit dried out, much better the second morning. The bar/restaurant staff were so friendly and attentive. Great drinks menu, a bit expensive but spirits are mainly 50ml. The bar/dining and snug room had a modern feel and great ambience, felt cosy and relaxed. The location is great a 10 minute walk from Waverly Station, Edinburgh University is basically next door. Although the hotel is close to everything, it still felt a quiet area and didn't have any noise disturbance. We loved it and wouldn't hesitate to stay again.

We stayed at ten hill place for the first time visiting Edinburgh as it was booked as a birthday present for myself, it did not disappoint, the staff were amazing,friendly and very helpful. They even made my birthday more special with kind gestures. The room was amazing, very clean and a fantastic shower. The breakfasts were exceptional in choice and quality and it was so good we extended our stay, it is an ideal location for sightseeing and we will be returning.

Lovely hotel in a quiet street, with modern and spotlessly clean rooms; our double deluxe was perfect for our overnight stay, we wished we could have stayed longer. The staff were very friendly and helpful, the breakfast buffet had a wide selection. Covid protocols were strictly observed and we felt safe and comfortable throughout our stay. We'll be back!

We stayed at this hotel a few years ago and looked forward to returning after the refurbishment. We were not disappointed. The hotel is looking fabulous. We stayed in a Superior room, overlooking the square at the front of the hotel. The hotel is ideally placed for most places in the Old Town. We walked to the National Museum, The Royal Mile, Castle etc. All an easy stroll for us, and the weather was kind. We went to a couple of the nearby pubs and had a great time. Edinburgh at its best, and as it's still early in the year and we are all still recovering from the impact of the pandemic, it was very, very quiet, compared to the summer crowds of the Festival. It was a great time for visiting the tourist attractions. No queues, no crowds! Our room was spacious and bright, with large windows and a very comfortable bed, and two attractive chairs with footstools, like chaise longs, a mini fridge and a very clean modern bathroom with bath over the shower. The hospitality tray was good, with the usual items, but also hot chocolate and biscuits, and a nice little box of complimentary chocolates. Really nice touches, as were the robes and slippers. This was a really nice room. From checking in, to dining, to checking out, our experience of the hotel staff was great. Everyone we spoke with was friendly and helpful. Nothing was too much trouble. They were very cheery and chatty but professional. We had breakfast and dinner in the hotel both days, and the dinner both nights was fabulous. The cocktails were also worth trying. The music choice in the bar and restaurant was a bit random, but fine. The prices were a bit on the high side we felt, but it was a treat. Breakfast on our first morning was very good, albeit the selection is a bit limited for a buffet breakfast in a 4 star hotel. It had most of what we needed. On the second day it really wasn't great to be honest, but still OK. It was dried out, especially the scrambled eggs, and we didn't enjoy it. Anyway, that was just an honest review of breakfast. It didn't spoil our stay in any way, and the things they did well more than compensated for it. The hotel is owned by the College of Surgeons, and the proceeds go back to them. We liked that aspect of it, and also that the hotel is quite environmentally friendly. Take your own toiletries and save the planet. We forgot to take our wild seeds home with us, but it was a nice touch in the room. We were given a discount by the hotel on the parking charge for the NCP carpark, which is about a 7 or 8 minute walk away, and we dropped our bags at hotel before parking, and left them in reception while we collected the car. It worked well. There is a car park closer, but it is more expensive. and we were happy to walk to the NCP park. I would recommend this hotel highly and hope to return soon.

We arrived for a two night stay on the 24th,25th January. Check in at reception was very efficient and the superior room overlooking the small park was outstanding. Very large bedroom with very comfy chairs, wonderful bed and a huge bathroom with bath, and walk in shower. We had dinner on the first night and a big thank you to the chefs' who prepared one of the best meals we had had in a long time. It was amazing. We had drinks in the snug bar and the 20% off was very much appreciated. Breakfast both mornings was a delight and a special thanks to George who looked after us very well. The hotel is very well located for the Festival Theatre, Museums, cafes and eating places. A short walk takes you to Princess Street and all the tourist attractions. My husband and I will recommend Ten Hill to all our friends and can't wait to go back.

The 20% off bar drinks, which are actually reasonably priced in the first place, was very well received. Ate in one night and not disappointed. Room spacious and spotless. Located a 20 minute walk from Arthur's Seat, and a 15 minute walk from Waverley Station, in a non too salubrious area of town. Check in felt rushed and impersonal. The room felt very basic for what we paid, and a little grubby. If hotels insist on putting soft furnishings on the bed, they should at least be clean. The room was a 7 minute walk from reception and involved 2 separate lifts to different areas of the building. We found our own short cut to the front of the hotel, though it would have been helpful had reception pointed it out to us. Bathroom was fine, though only one towel was provided for a twin room. Basically the room was overpriced for what we received. I had mentioned it was my birthday and we would appreciate a good room (I am a Hotels.com gold member so more often than not get upgrades as a matter of course as I booked through them) I have stayed in Edinburgh many times before and will not return to this hotel.

We stayed on Friday 21st January 2022 and arrived to be upgraded to a beautiful suite. Very unexpected as this has never happened to us before. The room was on the 5th floor and was very clean and comfy. The shower was wonderful - very large and had a choice of 2 different shower heads and was immacu . We had bathrobes and slippers and nice towels. We ate in the restaurant and the meal was very good. Liked that tables unused still had candles lit up. Breakfast had a good selection and was a buffet selection. Only small thing was food wasn't very hot as no silver covers over them but this could be with covid and minimising touch point items. All the staff from reception to the restaurant were excellent! A real credit to the hotel polite and attentive at all times. We were offered to have our bags kept while we explored the next day which was great. We would definitely recommend this hotel and we liked it so much we have booked again for March.

We have stayed here on 2 previous occasions and have always found the hotel to be very clean and well organised. We had a superior double room which was very comfortable and spacious and had a lovely big bathroom. The food in the restaurant was very good and the staff are extremely helpful, efficient and friendly. We will definitely be back. 10/10!

Superb hotel. We booked online at a great B&B price. The hotel was about a 10/15 minute walk from Waverley Station. Check in was at 3pm and we arrived early so we left our luggage and then returned. Check in was quick and efficient and the receptionist was friendly. We got an upgrade on our room and it was magnificent. Beautiful large rooms with a huge bed. We looked out onto the Main Street but there was no traffic or noise that could be heard. Large bathroom with walk in shower. Everything was spotlessly clean, we couldn't have asked for more. Breakfast was well organised and buffet style. All staff were friendly and pleasant. A wonderful stay and we will certainly be back to stay again.

One of the easiest decisions when myself and my partner was visiting Edinburgh was picking the hotel, as looking at other reviews you could see ten place hotel was one of the best. After spending our 2 nights here you really can see why. Top class service from all the friendly staff made us feel welcome, the most beautiful rooms which are all cleaned to the highest of standards! The breakfast was top class and again the restaurant bar area is designed beautifully. Thanks for having us and will be back again when we come back to this amazing city :)

Booked to stay at this property as a birthday treat for my wife with British Airways. Good location, walking distance from Princess street and close to Royal Mile. When booking I upgraded to a Double Superior King Bed Room and only remembered this on our way home. The room we actually had was only a normal double bed and the little extras promised on the hotels website did not materialize [i e chocolates etc]. Breakfast was good, plenty of choice and staff were welcoming .

I stayed here for 4 nights and even though the staff were friendly, I noticed some shortcomings which were not expected (asked for toothpaste and they didn't have any! or the fact that they only hand out shower-gel/shampoo during the check-in sounded kind of bizarre!) I understand they are trying to be environment-friendly but was not a very convenient method for the guests. The first room I was given was extremely smelly so I had to change to another room. The house - keeping room was in front of my door and they were not considerate of the other guests as they would start making noises early in the morning. I would not stay back here since my experience was not the greatest.

Stayed at the Ten Hill for three nights for our family trip to Edinburgh on a room only option. The hotel was very nice, rooms a good size, nice shower/bathroom, friendly helpful staff & very clean. One of our rooms was ready when we arrived, so we were able to leave our luggage & wander into the town , which was just a short walk from the Royal Mile. We stored our luggage after check out & spent the day in town, before being picked up by taxi to the airport. Would highly recommend & would definitely return.

Reply enjoyed my stay here. Location very good and staff were incredibly friendly. The room was a decent size and had everything I needed. Some general wear and tear and a few minor cleanliness issues but generally great. Would definitely consider staying here again and happily recommend it.

We stayed for 4 nights from Christmas Eve. We were upgraded to a superior room which was very well appointed and clean. Location is good as it's only a short walk to the city centre. We had breakfast one morning and dinner Christmas night. Both were good. The staff are excellent and if we ever go to Edinburgh again we'd not hesitate in staying again. Thank you for making our Christmas break a lovely experience.

Visited here on a 30th birthday trip to Edinburgh. We arrived hours before official check in and we were delighted that a room was ready early for us. The lady on reception was very helpful, gave us a map and pointed out the top spots in Edinburgh for us. Room was lovely and spacious, the shower was heavenly! Rooms also have a mini fridge and a refreshment tray with Scottish shortbread. The temperature could also be controlled via a thermostat in the room which was helpful. Location is great and around 10-15 minute walk to the main town although there are plenty of restaurants bars and shops even closer. Reception also kept our luggage for us on the day of our departure as we had a few spare hours. All in all a great stay and we would definitely return.

We enjoyed a two night stay here over Christmas (Christmas eve and Christmas Day). This is our second time staying at Ten Hill Place and we thoroughly enjoyed our Christmas package. Lots of lovely little extras and the staff are all wonderful who work here. We had dinner included on our first night and both enjoyed our food a lot. The cocktails are excellent here- worth trying a few if you stay! Christmas morning we got breakfast served in our room which was great and our Christmas meal was absolutely delicious. It was nice to do something different for Christmas and just have a relaxing time. This hotel has a lovely atmosphere, it's relaxed and informal but at the same time beautifully decorated and set up for a quiet, relaxing stay. Stayed here for a weekend in Edinburgh and was pleased we chose this hotel. The hotel is modern throughout and immaculately clean. Staff are friendly and helpful and our room 528 was excellent. Breakfast was self service due to covid but the choice was vast with everything from cold meats,cheese,cereal to a full cooked breakfast plus fresh croissants. The location is in the surgeons quarter of the old town and is surrounded by restaurants and pubs. Princess street is only a ten minute walk away. Definitely recommend this hotel.

Abaolutely fantastic stay all the staff were very attentive and friendly would love to go back someday if it's in our budget. Decent location about a 10 minute walk from the Royal Mile but far enough away from the pubs for a quiet sleep. Many thanks for a lovely time!

Returned here for one night. Firstly the Covid protocols were followed to the letter - masks whilst moving around public places (including all staff), hand sanitisers across numerous locations, no overcrowding, cleanliness to a very high standard. Beyond that, another very pleasant stay in this well located hotel. Room very comfortable, breakfast excellent. Parking not really a problem with the nearest car park c4min walk away.

Great comfy beds offered a good nights sleep, chic minimalistic decor, huge bathroom was a bit cool, location was central for our sight-seeing and really helpful staff, will definitely stay here again!

Stayed 4 nights in ten hill place, Edinburgh. Location was perfect, bus stop around the corner and can walk to city centre no problem. There's a kfc, tesco, lidl, sainsburys on the same street. The room was spacious, clean, and cosy. Staff were helpful and friendly. Did not eat here so cannot comment on the food, but the restaurant looked lovely. 10/10 - honestly cannot fault the hotel so would definitely recommend it.

We would definitely recommend to stay here! Especially dealing with Sandra. I was speaking to her a few weeks prior to our arrival as a surprise for my proposal to my girlfriend. She went above and beyond to make it extra special by decorating our room and upgrading us 2 a suite! The room was amazing. 5 stars for you Sandra ⭐⭐⭐⭐⭐

Stayed for 2 nights in a deluxe room. Warm welcome when we arrived early to find our room was ready. A very clean hotel. Nice spacious room with fantastic hot power shower. Nice comfy bed and extremely quiet away from main road enabled a great nights sleep. Had breakfast on both days and staff were very attentative especially Alfie who got me another pot of tea super fast. I had fruit and continental with superb choice, and hubby had full Scottish breakfast with poached eggs. Tables suitably positioned to allow covid distance and masks worn through out hotel except when eating and drinking. Very well priced hotel and we thoroughly enjoyed our stay.

My partner and I visited Edinburgh 27/11-30/11 and chose to stay here due to the glowing reviews it had received. We were not disappointed! Staff were lovely, bedrooms immaculate and the breakfast buffet is well worth doing, I never went hungry and I am vegan. Also, if you book direct you get £10 per night to spend on drinks- as we stayed for 3 nights this added up to £30 which was a lovely welcome when we came in. Highly recommend the cocktails at the bar too- we only went for one and ended up sampling quite a few! Another thing that really stood out to me is the hotels commitment to sustainability- they provide shower gel/ shampoo on request in a bid to save plastic, and give you the option of forgoing the daily sheet/ towel changes to save energy. I absolutely love this and as someone who is passionate about climate change think other hotels need to take a leaf out Ten Hill Place's book and follow suit. Absolutely outstanding service, drinks and attitude from all staff we encountered. Can't recommend this place enough. We are hoping to visit Edinburgh again during the summer and will definitely be rebooking. Thankyou so much!

Booked three rooms. Stayed here for two nights for a family wedding. Didn't receive a particularly warm welcome. Had asked for three room near each other but one was at the other end of the corridor! Phone down on first night for some water and fresh milk and was charged £7 for this. Grossly overpriced!! We were all having our hair/make up done the following morning and phoned reception to ask for a bar stool as the chair in the room were low and we were told there was none available- not very helpful. To be fair everything was clean and breakfast was good. The restaurant manager at breakfast (didn't catch his name)was just lovely and helpful. Would we return- no Would we recommend- no Mixed feelings about our stay

Stayed for one night in a classic double room. Very nice and spotlessly clean. Lovely bar area and good breakfast. Staff were friendly, especially George who was lovely and really helpful. Would definitely stay again.

We booked this hotel as part of a package with our flights and could not be happier with what we got. We saw the reviews previously and was looking forward to the stay and it lived up to expectations. The rooms were immaculate, comfy beds, USB chargers and everything you could want. We got to the hotel very early on the first day and hoped to leave our luggage, we were informed that in fact our room was ready and was in our room by 11 (I know this would not happen every time and not to be expected so a nice surprise). They also had a left luggage on our last day with no issues. Also the gym was fantastic. All in all a brilliant location (10-15 min walk from the castle), superb service and would stay again!

Booked this hotel based on the many positive reviews from others and we weren't disappointed. Near enough to the centre to see everything but nicely off the main road so it was nice and quiet on a night time, only 10-15 minute walk from Waverley station. Nicely furnished room with a great bathroom that had places to put your toiletries/make up etc which many hotels forget about. Great to have a fridge as we stayed 3 nights so bought a couple of pints of milk for coffee and still had room for a few gin in a tins! Very comfortable bed and well appointed with well designed lighting, our room on the top floor had a great view over the chimney pots and the Surgeons museum. The dining room and bar area are also well designed in nice sized zones, breakfast was good but a few items needed to be replenished quicker. Would we stay again? Absolutely can't wait to come back in the future, a beautiful hotel in a beautiful city

Amazing contemporary hotel a short walk from Waverley station. Room was very spacious, service exemplary, special mention to Viktor who looked after us at dinner. Breakfast had a great selection of hot and continental items. Would certainly return next time we are in Edinburgh

Stayed at this lovely hotel for 3 nights. Very comfortable room with lovely shower, comfy beds and plenty of storage. Located in a quiet road in Surgeons Quarter area of the city. Fifteen minute walk to centre of Edinburgh. Breakfast was very nice, hot and cold available. Would most certainly recommend this hotel.

After having regular annual trips to Edinburgh we returned to stay after a more than 10 year absence. We have never stayed at Ten Hill Place & booked a 3 for 2 night deal, on arrival were upgraded to a large room on the 4th floor overlooking the main road. Location is excellent only a slow 10 minute stroll from The Royal Mile. We travelled by train used the Market Street exit to cut a corner off & up Carruthers Close which has many steps & with a case is a real workout. The room was very comfortable & quiet with a walk in rainfall shower & separate bath with shower. Due to covid the room cleaning & towels were not as normal, but we were given all the shower gels, tea & milk needed when requested. Buffet style breakfast was ok but could have been hotter. Staff were all helpful & friendly. The hotel has a modern upmarket feel which is not expected when looking from outside. We ate in one night, the menu was quite limited & my wife had an issue with her steak but this was handled very well. Were there slight issues, yes but everything considered & in these difficult times it was an excellent stay & would have no hesitation to return.

Here for 1 night only as in Edinburgh for a show. What a fabulous hotel approx 15 minutes walk from Edinburgh Waverley station, situated in the Surgeons Quarter in the Old Town. Has a nice vibe about the place, staff were great throughout. Stayed in a twin room which was larger than average for Edinburgh, spotless and very comfortable. Fantastic shower too. A bit surprised to see a frosted glass bathroom door instead of a solid one but really didn't cause any issues. Breakfast was buffet style with both hot and cold selections, and was very enjoyable. Just a really nice atmosphere overall and great value for money. Will definitely return here again and highly recommend. Also if not squeamish go see the Surgeons Museum around corner a really interesting way to pass a few hours.

The hotel generally is very good. Good ambiance in the public areas, with friendly staff. Breakfast was totally disappointing. Every single item on the hot plate was cold. I was so looking forward to a cooked breakfast! This was flagged up to the staff who didn't seem particularly surprised. Do I recommend - yes but the breakfast issue needs to be addressed.

Absolutely phenomenal experience of Edinburgh made all the more enjoyable by staying in this fabulous hotel. Nothing was too much trouble for staff, everyone was incredibly friendly. My room was immaculate condition. Easy to get to places and reception asked if i needed any help booking anything, that they could help. Decided to come alone, best experience ever!

Very nicely appointed room in a great location for exploring. We caught the tram from the airport and walked the last 15 minutes or so to the hotel. We stayed in room 422 (a superior double) which had probably the best hotel shower we have experienced, being very generous in size. Illuminated mirror for make up/shaving was really appreciated as this is always such an issue we bring an illuminated travel mirror with us - which for once we didn't need. There are plenty of electric/usb sockets available. The staff were all very helpful, and our room was in a quiet location at the end of a corridor (as requested when booking). We stayed on a bed and breakfast basis and the buffet breakfast was all the usual cooked and continental selection, but suffered from the usual problem of very solid scrambled eggs, dried baked beans and anaemic sausages. For some reason you have to collect your shower gel and shampoo from the receptionist and request more as needed. I am not sure why this is the case but personally I would much prefer to have it in the bathroom (even better then it comes in a dispenser to save all the plastic waste).

I don't understand how this hotel is rated so highly. Other reviews are the reason I stayed at the hotel, but the breakfast was cold and awful (poor choice), and the bathrooms have a bar of soap and that's it! When I rang down I was told that this was for environmental reasons and shower gel etc was available upon request. So I requested. “Sorry sir, we've run out” So no hair wash and a shower with a very floral bar of soap which made me smell like my grandma. Bed was comfy but not a place I'll stay again.

Really lovely hotel, recently refurbished to a lovely standard. The staff are very helpful with a taxi company on call. We stayed in suite which was a lovely room with a gorgeous shower. 15 min walk to the centre or the castle. Such a lovely city.

Stayed at hotel for 3 nights - half board. Everything about the hotel was superb. Food was incredible, so tasty and the breakfast was to die for! Loft room was a great place to stay. Not the largest room but cosy and comfortable. Shower was incredible! All staff polite and helpful. Jason and Reyes were particularly impressive

This hotel is warm and inviting with wonderful showers and an excellent staff. The lounge bar was enjoyable on multiple evenings and is a great place to wind down at the end of the day. Short walk to old town Edinburgh and completely enjoyable to stay at.

I booked this hotel online as reviews highlighted how quiet it was at night despite being so central. Check-in was quick and painless, but I was pleasantly surprised when I received a £10 voucher for each night booked directly through them, which could be used in the hotel or a locally affiliated café. It made a competitive room price even more competitive! The room was compact, but the bed extremely comfortable and the shower excellent. Breakfast was plentiful, with a haggis option, and more than enough coffee to wake me up in the morning. The staff throughout the hotel was professional and personable and taxis were on speed dial so there was never too much of a wait when heading out (if the rain was falling).

Took advantage of the hotels 'Scotcation' offer. This was 2 nights b&b, £100 food and drink credit, premium bus tour and the staff are also given a contribution by the hotel. In addition as we booked direct got 2 tickets to the Surgeons Hall museum (which is well worth a visit). The hotel is well placed for all the tourist attractions, and is about 15 minutes walk from Waverley Station. The hotel is modern, and was clean and comfortable. Staff were friendly.

Had an excellent 4 night stay - room was lovely and clean with everything we needed. Check in was smooth and the staff member was very friendly and helpful. Very quiet at night. Would definitely book this hotel again for a city break to Edinburgh.

We booked this hotel due to the exceptional score however we were not give the room we booked and the room given I would rate as average. Through hotels.com we booked a standard king size bed room but were give the smallest loft room with a double bed. My first thoughts upon entering the room was how cramped and small it was, very disappointing. Also I would never book a room with a sloped ceiling given my husband and I are tall. My husband 6ft. This meant stooping to get into bed, and moving around the room stooping. Very little square meterage to stand. After 2 hectic days meeting family I got a chance to double check what I booked and was annoyed to see the room was as I had thought, not as expected nor booked. I let reception know and although they offered to move us on the last evening we were too tired to be bothered. I also used tesco clubcard vouchers to pay for approx 10% of the booking. I wondered whether this was the reason for being placed in what was likely the smallest room in the hotel. Hopefully not, would be even more disappointing to think that was the case but mentioning this just in case others have had this experience.

We booked a two night stay in a superior double room. Room was very spacious and clean. The bed was huge, as was the bathroom. We also had dinner in the hotel on the first night - highly recommend. The staff were all very polite and helpful - especially Victor our waiter. Breakfast was buffet style and once again the staff were very courteous. Covid guidelines were being adhered to.

My wife and I stayed here 29/9 - 4/10. The greeting on arrival was not what you might call warm. Customer service was a little below par by the receptionist on our check in.The hotel and room were clean and functional. We ate and drink outside so cannot vouch for those aspects. Pillows not the best. There is a reluctance to put toiletries in bathrooms - many people bring their own apparently? Perhaps larger fixed dispensers which the housekeeping staff can replenish, as is common in many places? No room cleaning one as someone had changed our Please make up Room to we are going green thus no bed make up or toilet roll replenishment..

We booked the hotel for two nights and then extended our stay by one night because of sudden change of plans. The room was clean and location was great, but our experience was ruined by a rude staff member at check out. There was some confusion about the total cost of the stay and we wanted to clarify this as we were curious about the cost of each night and taxes etc. We were polite about this and had every right to ask the breakdown of the total price. The lady at the reception was extremely rude, impatient and rolling her eyes, looking at her colleague. Her behaviour was argumentative, and quite intimidating and we were left distressed by the whole interaction. We ended up apologising in the end only because she was getting increasingly angry. Absolutely awful and unprofessional customer service, for a hotel that is owned by the Royal College of Surgeons and for the price of the stay.

A fabulous find in a wonderful location in Edinburgh. Tastefully decorated and furnished the building has an air of sophistication. The rooms are comfortable and spotlessly clean. The staff are courteous and professional. This is one of the most pleasant hotels I have ever stayed in. I will be back and would recommend this hotel to anyone.

Amazing hotel. Staff are extremely friendly and knowledgable and will go above and beyond what you need. We were upgraded to a superior room which was a lovely size and had a large, immaculate bathroom. This hotel is spotless with everyone practising safe measures for Covid. The vibe here is really relaxed and comfortable. You are central to all attractions and not very far from Edinburgh Waverley train station. (4 min cab ride or 15 min walk ) I would definitely stay here again.

Fantastic overnight trip with my 24yr old daughter. Suited us both perfectly. From the friendly, efficient, informative check in (and out) to the immaculately clean and spacious rooms with ambient temperature (which is a godsend for a hormonal 50yr old!!) The location is really central to all amenities and even having visited Edinburgh many times before encouraged us to explore other areas a little further on foot. Added advantage of reduced NCP parking charges if travelling by car. Amazing find, will most definitely be staying/recommending in the future.

We enjoyed a one night stay here at the weekend and it was lovely, a very relaxing stay. When we arrived with the intention of leaving our bags, we were told we could check in early which was lovely and much appreciated. Our room had a great view of Arthur's seat and was spacious and immaculate. The whole hotel was spotlessly clean and the staff were all lovely and polite and attentive without being over bearing. Special mention goes to George who made us some lovely cocktails in the afternoon, stopped by to make sure we were happy with them then came by again to say goodbye and let us know someone else would help us at the bar if we needed another drink. Great service. Breakfast was plentiful and is back to a buffet self service. Lots of choice both hot and cold. Great location away from the hustle and bustle of the city centre but you can be on the royal mile or princes st in less than 10 minutes. A couple of tips- we booked direct with the hotel and received a £10 voucher when we checked in to use at the bar or restaurant. If you're bringing your car, talk to the hotel about the parking discount they can provide at the local NCP car park (NCP Holyrood). It's a short walk from the hotel and if you download the NCP app onto your phone it's literally a case of scanning the QR code on entry and exit from the car park. We parked for just under 24hours and it was £13.50. We've already booked this hotel again for a Christmas stay and can't wait!

A gem of a hotel, clean, friendly, excellent food, service. Very near The Royal Mile , and major attractions. The National Scotland Museum is five minutes away. The seventh floor experience is free , a real gem . Come again?? Absolutely! 5⭐️⭐️

This property is a repurposed building (or buildings) with a modern entrance located in the University area of Edinburgh. The interior is clean and modern. The rooms are standard but modern and well maintained. The staff is courteous and professional. Our breakfast was well above average and contained a fine assortment of items. This was a good choice for our group.

got an itison deal a few months ago, and decided to use it, on our weeks holiday from work, we were delighted with our stay here, room, so clean and fresh, beds very comfortable, shower great, dinner was delicious, as was breakfast, staff are friendly and helpful, cannot wait for a return trip, thank you

I had my reservations about this place but from the quick check in, to the very nice room, to the extremely friendly staff; this was a place I knew I'd recommend from pretty much day 2 of 9. I was there with the missus all of last week, for her academic exams which were taking place about 4 minutes walk away (this hotel is very well situated and close to pretty much all the main city centre attractions). With the stress of revision, and me WFH (working from hotel), we needed a place where we could essentially set up base for 9 days and Ten Hill Place was absolutely perfect. A special mention for the dining room staff - some of the friendliest people I've ever met (you know who you are, sir) and I will definitely cherish my stay at this hotel. My first stay in Edinburgh, was an amazing experience, thanks in no small part to the wonderful people at this hotel. Would recommend very strongly.

Stayed in room 403 (suite), lovely & clean, decent size & lovely views. Staff very nice, not that far from the royal mile but on a fairly quiet street & handy for buses to zoo. Hotel also has deal with NCP that saved me £17.00 for 2 days parking. Didnt eat there so cant comment on food but all in all a great hotel i would recommend no problem. Only thing to note is not all suites have a separate room (i know other hotels are like this), i knew this before i visited so this is not a moan just a observation.

I was so disappointed in our 2 night stay. I bought my husband a voucher for his birthday with buy a gift in lockdown. I upgraded and paid extra to get a superior room for our 2 nights in Edinburgh. Altogether costing £264 for room only. We were given a loft room which was nice but small. Apparently It was upgraded by giving us slippers and the use of a robe. The bed and pillows were rock hard and I had the worst nights sleep I've ever had. There was no parking as advitised which is why I chose that hotel, so a bit of a walk to multi storey. The menu in the restaurant was very limited choices and very expensive. When my husband queried the room he was totally fobed off and made to feel uncomfortable for asking about it. We won't be back to this hotel.

Excellent stay at Ten Hill Place. Third visit and once again impressed with service , quality of food and room. Rooms are good size, very comfortable and clean. Received two £10 vouchers to spend in the hotel during our 2 day stay as booked directly with hotel ! Great location . Highly recommend.

My husband and I visited this wonderful establishment from 11th until 13tg August We were delighted with the exceptional customer care we received from Justin and his colleagues and since then 6 of our good friends are staying there at the moment due to our recommendations . This was my third stay at the hotel, it's certainly the first place I look to stay when in Edinburgh. It's in the perfect location whether you're in Edinburgh for work or leisure. Since I was here the last time they have great increased the number of rooms, the hotel now pretty much takes up the whole block. I was staying in an executive double bedroom, the room was a good size with a comfortable bed and choice of pillows. The bathroom was clean and tidy and the shower was huge with decent water pressure. The only slight negative was that the room overlooked the square outside, this would have been fine if not for the Edinburgh Fringe going on in the square, however the blackout blinds and a pair of earplugs eliminated the problem. As with previous stays the staff were pleasant and helpful. Check in and checkout was nice and easy. I visited just after the Scottish Covid restrictions had been lifted, although staff and visitors were still wearing masks, which did make me feel more comfortable. Highly recommended.

Had 2day stay here in Edinburgh an was very impressed with cleanliness throughout hotel, food ,late checkout and staff. A much appreciated bonus was 20%off all drinks in bar during stay. A special mention of one member of staff goes to the possibly European girl behind the reception desk who went beyond her line of duty to explain everything about the hotel in such a friendly manner. She is a credit to the hotel (management take note ).

Stayed here for the weekend due to the Fringe festival being on. Was impressed with the room and the service. The room is very clean and spacious with nice extras with shortbread and good coffee and hot chocolate. Breakfasts were nice also but slightly over priced. Would definitely stay again as the location is also very well situated.

Arrived here 2nd August, 2 nights at hotel. Brilliant welcome at reception, had an Itison voucher which included dinner on 1st night £30pp allowance, £20 towards drinks anywhere in the hotel and 25% off drinks purchased. Staff didnt even need the voucher and nothing was a problem whatsoever. Got to the room which was superb very large bed, 2 gorgeous easy chairs with footstools, brilliant view of the main street leading up to royal mile and lovely park across the street. Room air con was absolutely superb and believe me we needed it as weather was around 25 that day! hand made chocs welcomed us and we asked for ice bucket with ice which arrived within about 30 seconds! Service fantastic. Food was superb we had a bottle of wine along with the food which was £23, used our drinks allowance for this and found at the end they actually still took the 25% off the wine! breakfast was really superb first morning had an order chap he was so funny and had best sense of humour service was superb and got everything right the 2nd morning again brilliant staff and superb breakfast... all freshly made and fruit freshly cut. Nothing was too much trouble for the staff and all so friendly. Maid also cleaned up our room which was lovely as been a while since hotels done this! All in all our stay was super. We got a 20% discount card for next time and the hotel held our cases for a good few hours as we done more exploring! fab stay!

We were pleased with our choice of hotel. It was functional rather than fancy but it had what we needed and was in a good location. Despite the name, it was a flat walk to the royal mile. You have to ask for toiletries at the front desk, they are not supplied as a matter of course, which was a bit surprising - would never occur to me to bring my own shower gel! When we arrived we were told that we could upgrade from a basic room to a suite for £40 a night. We did so and felt it was good value to have the extra space and a view over Arthur's Seat. Personally, I wouldn't pay extra for the breakfast. It was fine but not worth £12. There are lots of cafes (plus a Lidl, Tesco and Sainsburys) round the corner. Front desk and housekeeping are friendly and helpful. Good Covid-prevention measures in place. The parking is at an NCP on viewcraig gardens. Go to the hotel first to drop off your bags as they give you instructions as to how to get the special rate - you have to download the NCP app and enter a special code. This generates a QR code which you show at the barriers when you arrive at the car park. If you take the car in and out of the NCP during your stay, it starts a new car parking session so we didn't do that. We would happily return on our next trip to Edinburgh.

We have just returned from a perfect stay at Ten Hill Place. We last stayed here a couple of years ago and have always been keen to return but other commitments and the dreaded covid meant we had to wait a little longer. It was more than worth the wait though! On the run up to our stay I had reached out a couple of times to the hotel and my queries were always handled perfectly. On the day of our stay we actually arrived in Edinburgh quite early so enjoyed lunch on the Royal Mile before calling our hotel to see if the room was ready. It was not but we were asked to pop round with our bags, we did so and went through the check in process so on our return we could collect our key card and go straight to the room. Again a completely smooth and easy process & we were back on the Royal Mile cocktails in hand in no time. When we later returned we were really excited to see our Superior room had been upgraded to one of the beautiful skyline suites. This gave us a separate seating area, the bedroom with a huge bed and bathroom with tub and shower. We also had incredible views out towards the sea and Arthur's Seat. When we actually got to the room it was pretty cloudy so we couldn't see much but that soon lifted and once the sky was cleared we could see for miles! During our 2 night stay we enjoyed dinner each night and breakfast each morning! Both were fantastic. The menu is a little limited for dinner but I still struggled to decide what I wanted but I was always very happy with my choices! Also loved the wine and cocktails! Breakfast was cooked to order and brought to you. On previous visits (before covid) it had always been a buffet style and I have always maintained they serve the best breakfasts and I can safely say this is still the case! The service received during our stay from reception and restaurant staff was always excellent, everyone is always so kind, polite and just lovely! All in all this was a perfect staycation & I can't recommend this hotel enough! It is amazing value for money, fab location and the best staff to be found! We will hopefully be back again soon!

An excellent stay ... excellent service ... excellent value for money ... excellent rooms ... all round excellent! Stayed from 28 July for 5 nights in a Delux room. Great location! Had stayed at the hotel before in May and it was so great, we came back! Booked direct and it was all very easy. Loved it!

Had a very quiet, relaxing three night stay here in July, and found it to be a perfect base from which to explore the beautiful city of Edinburgh on foot. Friendly, helpful staff and well equipped, comfortable and spotlessly clean rooms. Highly recommended.

Just back from one of the best nights away had. from start to finish the service, food and hotel was just amazing. was an itison deal and we can't wait to return. dinner was excellent I had the soup and the burger and my boyfriend had the haggis fritters and the steak both meals amazing and breakfast was just as good, every member of staff we encountered couldn't have been more helpful. would highly recommend this hotel. Thank you for an amazing stay.

I had an overnight stay at this lovely hotel in a lovely part of Edinburgh. After an initial mix up with my room the receptionist dealt with it and sorted it out professionally. We had our evening meal here along with more of my family and the food and service were exceptional. The table staff are so accommodating and did all they could to make our meal enjoyable. Breakfast was equally as good and again the staff were brilliant. We will be back here soon.

Hotel has lovely facilities and exceptional staff. Rooms are well appointed and food is good if a bit overpriced. Cocktails are great and served with pinache. Great central location and great for reaching all the nearby city centre attractions, shopping, etc

Our family of five stayed in two of the Superior rooms for three nights from 26th-29th July. Can't fault the rooms, very clean and comfortable, air conditioning was very welcome, slept well every night. The location was ideal for us, 10 mins walk from princess street, grass market etc. We walked everywhere, no need to get any taxi. The hotel staff were very friendly and welcoming. In particular one lovely gentleman named George, who served our breakfast each morning in the restaurant. George went out of his way to make sure we had everything we wanted, you could tell that he genuinely wanted us to be relaxed and enjoy ourselves, such a nice man to chat to, and because of him every day had the perfect start! Thank you George! The quality of the food was superb at breakfast, could not want for anything. We had dinner in the hotel on one night, nothing to complain about, but quite a limited menu, my steak was average (a bit tough), but certainly not bad. A great selection of drinks and cocktails at the bar, cocktails were very good, again very friendly bar staff. Check in and check out process all very smooth, parking 5 mins walk at NCP car park at holyrood road. Overall an A+ experience, highly recommended.

We stayed here as part of an It is On deal and it was just wonderful. I would definitely return. The hotel is about a 10 minute walk from the Royal Mile and a 5 - 10 minute walk from the NCP car park (which you receive a generous discount on through the hotel). The hotel feels new as everything is so clean and fresh. It is very modern and the decor is lovely. We had a superior room - big, spacious, airy, 2 fluffy robes and slippers, lovely toiletries and Borders chocolates as part of the It is On deal! The staff were helpful, friendly and attentive and the food was delicious. We had breakfast over the 2 days and a lovely meal on our first night. We will definitely return as no complaints at all and would thoroughly recommend.

Had a lovely 2 night stay which we extended with another night .The hotel is spotless and the staff are friendly and professional . There is plenty of covid precautions in place and they even have a key card sanitizing machine in the reception area. The hotel is very modern and could be close to a 5 star. We had a deal that included dinner on the 1st night and breakfasts , the food is excellent . Well done chefs and waiters. The hotel is about 10 mins walk from the royal mile so is handy for everything in Edinburgh.

Spoiled a pretty good overnight stay by being told we couldn't leave our one suitcase while we went to the museum. What a joke. We just stayed at another hotel last weekend in Glasgow and were able to leave a case as well as another hotel in Edinburgh the week before. Lost our business, won't be back.

We arrived at around 11pm, the nightshift were on reception, but greeted us and promptly checked us in and explained the way to our room, along with explaining the busy and quiet times for breakfast etc. The room was clean, tidy and very spacious. Bathroom clean tidy and spacious too with fluffy towels. Service in the bar in the evening was also very good. Overall I'd highly recommend this hotel. Very environmentally friendly hotel. We booked a superior room.

This is a really lovely hotel with friendly staff, delicious food and immaculate rooms. Nice central location, staff couldn't do enough to help. It says 4 star but we have stayed in 5 star of the same standard. Thank you for a great mini break. We will be back.

Spent 2 nights at 10 Hill Place this week. It's classed as a 4 star hotel but I think it can't be far away from the 5th. Lovely clean room, nice bathroom, good air conditioning, and the breakfast is excellent. The staff are very efficient and very courteous and the hotel itself is in a quiet location but within easy access to the Royal Mile on foot and the city centre by bus or by walking for the more energetic. We would definitely return.

The hotel would not honour an ITISON voucher i had gifted to my son. He could not book due to covid 19 travel restrictions. He tried to use it on the last day of the voucher but they would not extend it. Bad show from hotel.

5pm deal. Great location, spotlessly clean, attentive staff. Our room had everything we could want, large bed, comfortable seating, toiletries, dressing gowns, iron, tea and coffee.... Dinner however was really disappointing. Limited menu and more like pub grub than that of a hotel.

I have to start by saying we only booked in here because we were unable to book a third night in the apartment we were staying in. We were both frankly blown away by the staff team, hardworking, friendly, nothing was too much trouble for them, we've stayed in a lot of upmarket hotels around the world over the last 20 odd years but they honestly top everyone so well done to whoever manages recruitment. On top of that the hotel is spotlessly clean, great food and drinks, and a comfy bed. We will most certainly return.

The hotel was lovely and the staff were very nice. We had an Itison deal which included dinner on the first night. There was a very limited menu, which I suppose is fair enough due to the pandemic. However the options were poor and the food very average. Breakfast was very disappointing with poor quality ingredients served lukewarm. They had obviously been sitting in the kitchen pre prepared waiting to go out. Also, why do hotels always deep fry potato scones which are then rock hard and practically break your teeth. I would return but not to eat

Just returned from a weekend break here. Hotel is absolutely immaculate throughout. Felt totally covid safe with measures in place. We would definitely recommend and not hesitate to return. Location is good.

This hotel is a little further out than many, but not too far and easily accessible on foot, or by bus. Its location also means it is quite quiet. It appears to be an independent hotel that purports to support the local surgeons quarter. Quite how we weren't sure, but this does mean it is not your usual chain hotel and all the better for it. The food was good and the service from everyone we met was excellent, about normal expectations. Shame the range of beers wasn't as wide as the gins and whiskies, and the only other problem was the absence of ice when the ice machine apparently broke down. No Gin and Tonics on our last night

I have stayed in hotels all over the UK and I'm picky. This hotel is quite simply perfect. The only place I will stay in Edinburgh. The staff are wonderful, the food is excellent. The decor is lovely and the aircon in the room is the best I have come across.

We were a group of 35 people and were looked after very well in all parts of the hotel.it is central but a quiet location. Masks are rqired throughout 5he hotel except when sitting in the restaurant and bars.

Booked this as a birthday treat for my wife. Great hotel in a fantastic central location. Easy to get to Princes Street (and all the shops..), Royal Mile and all central attentions. Hotel itself is stylish without being fussy. Great restaurant, staff and useful gym (if that way inclined..). Highly recommend this hidden gem. We will come again I am sure.

We stayed three nights in a Deluxe double room with breakfast over the May bank holiday weekend. Excellent service, spacious, comfortable room with everything we needed. Plentiful breakfast with lots of variety. Couldn't ask for more, will return. Well placed, close to our daughter, studying at the university.

Great location just towards the student side of the old town - 4/5 minutes from the Royal Mile. The staff were very friendly, the hotel exceptionally clean - the gin 1505 was excellent. Parking is at a local NCP 5 mins walk away and the hotel ensure you get a discount.

Stayed here twice now and will definitely be back. Rooms are spacious and spotless with great views over Edinburgh. Smallish selection of food in the restaurant, but it was really tasty. Service in the bar area is also brilliant. Would definitely recommend.

Check in was faultless. Friendly and efficient. Our superior room was stunning! Bathroom/shower were fabulous. Immaculate and spotless throughout our room and hotel. Nice wee mini fridge in room which is a must these days. Dinner on first night was tasty. All staff are a complete credit to this hotel. Nicest bunch. Breakfast was lovely and nothing too much trouble. If I had to be picky - normal pots of coffee weren't the nicest. Although you can ask for other kinds. Would definitely recommend and will definitely be back. 5stars!

My husband and I stayed here for 3 nights for a weekend getaway. The hotel is well located and only a 10-15 minute walk from the castle and the bottom Arthur's seat. We booked a superior room but the first room we were given was quite small and after requesting a move to a room with a superking bed, which was sorted very swiftly due to the friendly receptionist, we had a lovely room. The staff were all very friendly and welcoming and we had a drink in the bar most nights. We didn't have breakfast as there are lots of places close by to visit but the selection of drinks was very good. We loved to decor of the bar area and the passion fruit martinis! The only reason I am giving this hotel 4 rather than 5 stars is because of the need to change rooms, the lack and quality of toiletries in both the rooms and when requested and the lack of information in the room. There is a room serve menu but that it all. No information about the hotel, location etc. If visiting this hotel I would recommend trying Tapas3, a small, local tapas restaurant a 5 minute walk away.

Very pleasant hotel in the surgeons quarter, rooms are spacious and comfortable. Staff are welcoming and helpful, parking is about 1/2 mile away but it's discounted. The dining is limited but extremely tasty , try the Falafel burger and make sure to try the 1505 Gin in the bar

A brief visit just as Covid -19 restrictions permitted. Very clean modern hotel with exceptional and very helpful staff In house dining room, bar and even a gym although unable to utilize all the facilities this time. Excellent food and drink limited only by the Coronavirus restrictions. Lovely large rooms, comfortable beds with en-suite and flat screen TV, Wifi throughout and plenty of storage space.

This was our 2nd visit to this hotel,and we were not disappointed. Although Covid restrictions were in place, we were made to feel welcome, and extremely safe. We chose to eat dinner on our room, and were able to choose from the restaurant menu. The food was excellent. The rooms are spacious and clean with first class facilities. This hotel is a great location and base for any trip to Edinburgh. Of all of the good points with this hotel. I would say that the staff make it, they are a huge asset and made our visits memorable, I wouldn't want to stay anywhere else in future visits.

We loved everything about our stay. The staff were so friendly and provided exceptional service. The hotel is spotless and has adapted well to Covid. The food was excellent, we had dinner and breakfast and both were great. Highly recommend.

My partner and I were very excited to stay here after reading so many rave reviews on Tripadvisor, but ultimately left extremely disappointed. Hotel staff were very cold and unhelpful, and whilst the rooms were clean I think it is unacceptable bed linen is not changed daily in a 4 star hotel. Most frustratingly, on the day of our departure we were unable to leave luggage at the hotel, and instead had to leave it at the Left Luggage facility at Waverley. Whilst I understand changes have to be made due to COVID-19, I struggle to understand how luggage storage could present a significant transmission risk. We will not be staying here or recommending this hotel to others.

Amazing hotel stay before and after our wedding at the surgeon hall museum. Hotel room and sky suite were both amazing and the Prosecco and chocolates after our wedding was a lovely touch. Thank you again

Had a great stay. The hotel is very clean and plenty of hand sanitiser everywhere (even in the lifts). Great service and the staff were very helpful and obliging. The room was lovely and we had great views across the city. We dined in the hotel both for breakfast and dinner and the food was delicious. At breakfast the food is brought to your table on a plate rather than a buffet so if you want more of an item you need to specify eg. 2 sausages. We had a great stay and can't wait to return.

We had a great two day stay here, would wholeheartedly recommend, especially the food! They are based right in the city and walking distance from all the places you'd want to visit. We're definitely coming back!

We purchased the 5pm deal for 1 night after my parents purchased the 2 night deal and said it was excellent value for money, and they were right, excellent value. We took our daughter as children under 12 stay for free, and the hotel offer a half size meal of the menu options for children, the prosecco was lovely, the meal was excellent, staff and service were all excellent, hotel really lovely and safe with covid measures in place. Breakfast again was excellent, everything cooked fresh upon order. Will definitely stay again and hope the 5pm deal continues into next year as this would be a great gift idea.

Ican honestly say that this was one of the best value experiences I have had for a very very very long time. Booked at the last minute since being an Edinburgh resident was not planning on staying out overnight. HOwever I had started to feel unwell late on a Sat afternoon when I was shopping in the city centre and could not face going home to my flat which is currently under renovation and more like a building site than a place to sleep/eat/relax/shower!! So I decided to search for a good offer on Booking.com. Edinburgh is currently in semi lockdown, with all public restaurants closed 24/7 and cafes/fast food outlets closing at 6pm(including macdonalds!) , the exception is Hotel restaurants. Given that I had not been able to cook properly at home and was sick of eating alone, I was looking for a place that offered a restaurant. Having narrowed my search down, I phoned a few, but all of these had closed their restaurants due to the Covid restrictions and not having the resources to cope with these. To my delight however, Ten HIll Place was one of a few exceptions, and for £35 for a room I went for it. What a pleasant surprise I got when I arrived. The bedroom was luxurious, with two good sized double beds, a beautiful, spacious, immaculate wetroom with exceptional shower, refrigerator, TV etc. I had decided to save money by grabbing some sandwiches/salad etc to eat in my room but when I saw the menu prices I treated myself. Wow!A superb good value menu with hightlights including £10 for a delicious selection of tapas(three) chosen from a list of around 10 with a great variety including vegan, fish, seafood, meat and breads, salads etc, an impressive range of fresh starters,main courses, and bespoke desertsetc. And such good value all round. I was not that hungry so just chose one of two of the tapas and found that even this was too much(prawns with canneloni beans in a tasty sauce which was fresh and did not"drown them", a mixed salad and some warm sourdough. I also had a sample of the soup of the day - which was equally delicious(pea and mint). I am a very fussy eater, and this is one of the rare occasions where there have been a lot of things I wanted to try, and even rarer absolutely nothing which did not exceed my expectations. From the moment I phoned to book to the moment I left, all of the staff with whom I dealt were attentive, courteous, friendly, relaxed, chatty and most of all seemed to genuinely being enjoying their roles and proud to be providing a service to their guests. Being unprepared for staying away overnight, I appreciated the complimentary, luxurious toiletries given to me when I arrived, and one of the team actually went out o ftheir way to find me a comfy fresh bathrobe/dressing gown to wear in my rooms, since I had no pyjamas with me! All in all an exceptional experience and one I would highly recommend.

Wonderful stay with high class service but low prices. Rooms were very spacious and well decorated. Generous tea, coffee facilities and excellent shower. Food quality was great and plentiful and all if the staff were extremely friendly and helpful. I honestly couldn't fault a thing and would definitely use again.

Stayed here for 2 nights. Easy to find and we walked here from the station which didn't take too long. The room was lovely and clean, staff helpful and friendly. Didn't have any food here so can't comment but would recommended staying here.

Great location right in the centre of Edinburgh in the surgeons quarter, in a quiet square. Interesting old buildings nearby. The hotel was excellent, offering everything you could want, and our room was beautifully quiet. The food was also excellent; friendly helpful staff.

We booked thro 5pm and really enjoyed our stay everything was 1st class from start to finish with lots of touches that you would normally only get with an room upgrade including robes ,slippers and chocolates.Staff all very helpful,Covid measures well implemented and felt safe during our stay .Restuarant food great with very generous portions ,will definitely be back.

We stayed for an evening here, dinner, bed & breakfast. Everything was excellent. The room was clean and modern. Dinner was of a high standard, lovely recommendation on the wine from George our waiter (who was also excellent, couldn't do enough for you). And very very reasonable for the quality of everything. We will definitely be back!

Pros - Clean and comfortable room. - Room air con that heats the room above 21 c Cons - Woeful reception staff - would welcome an extra door lock on the inside of room door We arrived on a late flight getting to the hotel at 11pm. upon arrival we were greeted by a male receptionist who proceed to take our booking info in the most impolite way possible. not a please or thank you, no eye contact. maybe covid restrictions in the hotel include being cold? thankfully we didn't have breakfast included, given the receptionists greeting i had been put off having lunch or dinner in the linked restaurant. it looked nice but we took our custom elsewhere. as i said in my 'pros' the room was great and couldn't as for more from a 4 star room.

I have now stayed twice at Ten Hill Place, and both times have been excellent in terms of the rooms and service, with friendly and professional staff. The location is great - a close distance to main attractions and restaurants. Both of the times that I have visited have been during the COVID-19 pandemic, and there were excellent measures in place both times. I absolutely recommend.

The one place in Edinburgh who stayed open at the pandemic outset and housed key NHS key workers for free - I will never forget this. It is like coming home for me to be back. Was even quietly given my old room. Welcomed by name. Well organised, friendly and professional. Food great. Beds great. I'll keep coming back here.

We stayed in this hotel for one night and we were both impressed with the hotel., the room and the high level of service. The only draw back was the car parking which was a distance away at the bottom of a steep hill and some of the local people near the car park were rough.

Great hotel within walking distance of the city centre. The rooms are well furnished and very clean. The hotel has good Covid procedures in place with a one way system. Also within walking distance of Arthur's Seat. Great for a visit to Edinburgh and good value for the quality of stay!

Ten Hill Place is well situated for Waverly Station. There are lots of bars and restaurants in the vicinity. The hotel staff are very professional and the food at both breakfast and al a carte is lovely. I can also recommend the Tapas as an excellent deal with delicious variety. The Superior room was huge and a chilled bottle of prosecco and chocolates were awaiting us on arrival. Due to COVID we mostly stayed in the hotel for drinks and the prices were competitively priced and table service was prompt. It was a brilliant weekend. Thank you

Booked this hotel through 5pm.com for a fantastic price so excellent value for money. Hotel was beautifully decorated and staff were friendly and gave very quick service. Few downsides were the TV in the room didnt work very well and the internet was intermittent in the room, there was a motion sensor light in the room that flickered all night long! The dinner also wasnt great as the steak wasnt rested and the duck was extremely overcooked. Otherwise our stay was great and we would definetly stay again.

"Stayed here from the 18th of May until the 21st in room 227. The room was very spacious and clean. Bed was comfortable and had a great selection of pillows. I had a great sleep each night. Bathroom was very clean with 2 shower heads. Towels were soft and fluffy, spare towels in the wardrobe. Room had the usual tea/coffee facilities, iron and board, also had a mini fridge. The menu at the bar was limited but a good selection on offer which is reasonably priced. Room service was very quick. All staff observed social distancing and encouraged guests to do so with posters in all the public areas. The only suggestion to improve on the room would be black out blinds/curtains and a way to switch off the standby light on the t.v, otherwise a fantastic stay and would highly recommend the hotel and likely to stay again."

We booked this hotel after being presented with many choices - it was so the right choice - we had a beautiful spacious room - we had breakfast one day that was lovely - it was very busy but we were served lovely food in good time. We could walk pretty much everywhere and when the sightseeing had wore us out - there was always UBER... The staff were polite and efficient - I loved the option in these times not to have full room service and instead a donation to a cancer charity - what a lovely touch - I will will return - thank you everything was perfect.

i would recommend this place if you ever come to edinburgh the palce to be no matter where u in edinburgh cheap reliable practicale and easy access to busses local shops , everthing is close by and castle down the road

Staff are very attentive and with the reception open 24/7 any queries or issues are resolved. 2 of us stayed in the loft room, cosy but still enough space. Very clean, make up mirror on desk, 6 charging ports, very big shower. Reasonably priced breakfast at £12.50 per person with unlimited tea, coffee and orders. Would recommend and would love to return.

We have stayed at Ten Hill Place on most of our visits to Edinburgh and cannot recommend it highly enough. The accommodation is always smart, well-presented and very clean. The staff are helpful and friendly; and, most importantly at the moment, well aware and actioning good social-distancing protocols. The breakfast is always excellent. (Did not have dinner in the hotel on this occasion.)

A 4 day stay in beautiful Edinburgh. Ten Hill Place has a great location. Small rooms but fairly clean. They are a bit reluctant to give you coffee and tea for your kettle, but you'll never run out of sugar :-) Breakfast is fine but on the pricy side. All in all, an average 3 star hotel aspiring to have 4. (Needs a lot of work)

We had a great stay at ten hill place after Scotland's lockdown was partially lifted. Hotel was very clean and every attempt has been made to reduce any potential spread of virus's. Great hotel location and a big thank you to all the great staff we interacted with.

The hotel room as modern, clean large and luxurious. The bed was was comfortable and the shower probably the best hotel shower my wife and I have used. Finally, the staff were very friendly and helpful. We came home and immediately booked again. Thanks guys for a great stay.

booked this hotel for 3 nights and got a great deal. Parked in the multistorey which is 5 mins walk away and get discount on parking, saved us £20! The Hotel itself has a warm friendly vibe, its between 5 and 15 mins walk to most of the main attractions, so location is excellent, just enough out of the way that its really peaceful and quiet. Plenty of places right by the hotel to grab food and drink. There is sanitiser in the lifts, rooms are spotless and ours was a great size, towels are huge, bed amd pillows lovely and comfortable, check in and check out really easy. Did I mention you also get a mini fridge! I would definitely stay here again and we will definitely be returning to see more of Edinburgh

Exceptional value for money, central local, off site parking only 5 minute walk. All staff excellent. Good value for money for food. Rooms very clean and comfy. On the whole a great hotel admittedly we got a great deal for time of year but still reccomend staying here

We booked a one night last minute stay at this hotel. Even though we have been to Edinburgh, we love staying at different hotels, so always deliberately booked into somewhere we've never stayed before, and this is a great find at a very reasonable prize. It was a bonus that it was affiliated with RCS! The location was great, within walking distance to most places in Edinburgh. We parked at the nearby NCP carpark - 6 minutes walk away, it's an uphill walk from the car park. The hotel provides an additional ticket to get a £6.50 discount for the £20 for about 24 hour parking,. The staff were all very polite and accommodating, we felt very welcomed but not intruded upon. Plenty of alcohol gels everywhere, in the reception, in the lift. The corridors had tasteful decors. There were many pictures of horses, we asked the staff the significance, and it was because the building used to be stables! The room we had (king) was at the end of the building, so we had 3 windows in the room and 1 window in the bathroom. It was really spacious and clean, everything looked new. The bathroom was spotless, there was a separate bath and shower, the spacious shower had the options of a rain forest shower and the normal shower with good power. The towels were massive, always a good sign! I would have designed the flush differently - had to put the seat and cover down to get to the button for the flush, so having to touch the seat and cover all the time, The default toiletries are a small bar of soap and a shower cap. For any other toiletries, there was instructions to ask at the reception. I would also recommend the hotel to put up blinds for the window in the bathroom, as tghe toilet door is frosted, so daylight was streaming in through the bathroom door in the morning, which is not great. There was a kettle, 2 shortbread and the usual coffee sachets, tea bags and hot chocolate sachet, and small milk pots. We did ask for more coffees at the reception, There's a small empty fridge, and a safe. There are bathrobes and bedroom slippers, hair dryer and ironing board. Plenty of plug sockets with USB sockets. A lovely pack of wild flower seeds to take away too! The blinds for 2 windows in the room were not adequate as light was coming in through the sides in the morning, hope the hotel looks into this for a better night sleep please. The bed and pillows were comfortable. There were 2 comfy chairs with foot stools that were so comfortable! Plenty of lights in the room with suitable reading lights by the bed. There were lights behind the TV which was clever and practical. Breakfast was served at the table, they were really good. We highly recommend this hotel, great location and price, friendly staff, comfy and clean rooms. We're very happy with our stay.

What can I say? A marvelous and friendly hotel with a fantastic ethos. I believe they stayed open throughout the pandemic for NHS staff and have expert advise on "covid cleanliness" from the Royal College of Surgeons, their parent company. This shows throughout the hotel. (unlike the main streets of Edinburgh where there was very little social distancing....in fact in some areas ..none) In addition Ten Hill Place hotel they help to fund availability and development of surgical care around the world. If this wasn't enough they also practice "green" tourism in a variety of ways in the hotel. So, not only do you get to stay in a beautifully decorated and up to date hotel, with some of the most friendly staff I have met, you can also feel you are doing good whilst you do so. We stayed on a higher floor, it was quiet and clean. Tea/coffee etc in the room plus an ironing board, iron, free safe. Important for my partner were the heavy blackout curtains! We had a problem with our door lock which when we reported it was sorted out that day whilst we were out sight seeing. You can also request a your mattress to be with the soft side uppermost or the hard side ..which I thought was a good idea. We did request ours to bet turned but to be honest it wasn't over soft even on the soft side...but soft enough and we slept well. The breakfasts were good you had plenty to eat. It is all table service, probably due to covid. We ate in the hotel one evening too, something we wouldn't normally do, but after a long day we were tempted by the tapas menu, which was very tasty and we really enjoyed it. Car parking wise, we parked at the nearby NCP, which the hotel offers a reduction of around I think 30%, so worth doing if you have a car. We could park outside the hotel to load and unload, and if you are there on a Sunday there is ample free street parking from 6pm on Saturday evening and all of Sunday. Stay there...it's the only place we would stay now whilst in Edinburgh.

2nd time staying at the hotel. This time with hubby and 2 kids. Very lovely staff, accomodating and friendly. Even brought us a complemetary deink to the room when they found out it was my birthday. Lovely gesture. Will return again soon.

Stayed here for an overnight on a Saturday night with b&b included, hotel was clean, staff pleasant and courteous, nice and quiet and situated 10 min walk from city centre but loads of pubs etc nearby. Bed comfy no issues with the room, parking an issue though but discounted at local ncp 2 min walk away. Rebooked with friends for November

Had never heard of this Hotel before now!. Beautiful decor. Staff were, friendly, polite and immaculately presented. Meal was a Christmas gift and food was wonderful. Portion sizes are generous. Would definitely return and recommend for food.

Fantastic hotel with great staff. The room was ready ahead of check-in and we were given access. The room iteslf was spotlessly clean and was extremely comfortable. Good amenities- iron, tea/coffee making facilities, hairdryer, fridge, etc... Toiletries supplied on check-in. Hotel staff fully compliant with current Covid-19 recommendations throughout our stay.

Beautiful hotel, well furnished with helpful staff. A few minutes walk from the Royal Mile in Old Town with great choices of food and drink within walking distance. Excellent breakfast choices and staff extremely helpful and polite.

So whilst we already live in a city (Bristol) we have been dying to visit Edinburgh! We found this hotel in a package deal flight and we are super glad we did. The staff are really friendly... check in wasnt until 3pm but we took our bags at 10am and asked if we could leave them and they let us check in which was fab! Really clean and tidy and had everything we needed. Thank you

Me & my friend stayed at this hotel for two nights, location is perfect- 15 minute walk into the main city. Staff were more than helpful & always friendly and approachable. Room was comfy & clean. Bar downstairs is modern and comfy with good cocktails and a wide range of drinks. Lots of comfy sofas when waiting for taxi's to airport etc. We did use Uber a couple of time when getting around the city and it cost roughly £5-£10 to get to most of the main attractions such as the shopping streets, castle, Edinburgh gin distillery. Would 100% stay here again if I was back in Edinburgh.

Just got back from our stay here Our flight landed early we decided to drop off our bags and then head out for the day The gentleman on reception was fantastic and said our room was ready and we could check in The room was clean and everything we needed Staff were polite and everyone we met said hello and were friendly We had dinner and breakfast and both were fantastic Would highly recommend

Stayed here from the 18th of May until the 21st in room 227. The room was very spacious and clean. Bed was comfortable and had a great selection of pillows. I had a great sleep each night. Bathroom was very clean with 2 shower heads. Towels were soft and fluffy, spare towels in the wardrobe. Room had the usual tea/coffee facilities, iron and board, also had a mini fridge. The menu at the bar was limited but a good selection on offer which is reasonably priced. Room service was very quick. All staff observed social distancing and encouraged guests to do so with posters in all the public areas. The only suggestion to improve on the room would be black out blinds/curtains and a way to switch off the standby light on the t.v, otherwise a fantastic stay and would highly recommend the hotel and likely to stay again.

Well what can I say. Due to the unfortunate circumstances of the pandemic and other personal circumstances, I stayed with the hotel for a number of weeks, I'm not sure the words thank you are enough in this instance. You looked after me, offered accommodation at the most difficult time for many, you kept smiling, you kept me smiling. You became my family for many weeks, the year of 2020 where I had a different type of 'family' to all of you I am truly indebted to. I hope you are all well, I hope your families are all well and truly I miss you guys! Richard, Justin and of course Reyes I truly cant thank you guys enough, incredible colleagues and I truly wish you both the best within this company as you's truly deserve it! The team at the hotel were superb. From advising me about parking due to the Pandemic to explaining the restrictions and the services they were able to offer. I was served exceptional food and had no charge for having it delivered to my room. They were extremely friendly and helpful when ever I needed to ask anything even going so far as to doing a laundry for me when my stay was extended by 3 nights. When they say they are looking after our NHS staff during this pandemic they really mean it. I am only sorry I didn't manage to get any names to mention but in honesty the entire staff were superb.

The team working at this fantastic hotel are amazing. So friendly, helpful, kind, personable and accommodating. They have looked after the NHS staff during the COVID pandemic incredibly and nothing has been too much to ask. They have supported us when we feel tired and gone above and beyond the call of duty to make sure we have whay we need during our stay. They are always friendly and chatty and have kept up our morale. I will always be grateful to you all for what you have done, as are my family for looking after us. The hotel itself is clean, modern and comfortable, the beds are really comfortable, and lovely big showers and bathrooms. The catering is exceptional and I will definitely be coming back to eat here once the lockdown is finished, they offer an excellent, affordable menu and the food really is fantastic, all fresh and cooked to order (Meal for 2 and a bottle of wine for £89 in centre of Edinburgh- fantastic value!). The Scottish breakfast is really something else, delicious and you won't need another meal for the rest of the day! All in all, I can't thank you enough for what you are doing for us in these exceptional times, you have risen to the occasion and have gone above and beyond. I have been staying here for over 3 weeks as I am having to isolate away from my family due to work. I cannot thank all the staff at Ten Hill Place more for their generosity, kindness and for being so caring through this difficult time for everyone. Being away from home and my family is very difficult but Richie, Justin & Reyes have went above and beyond to make me feel at home. We went as a group of NHS doctors who had been re-deployed to Scotland during the COVID pandemic and required a night's stay before travelling further North. The staff were so kind and took very good care of us. They kindly gave us discount on the room, free dinner & breakfast-to-go bags. The twin room was lovely and big, nice modern decor, comfy bed, amazing shower, tea/coffee & shortbread provided and seeds to take away were a nice touch- couldn't ask for anymore! The price of the room even without the discount is very reasonable given it's central location and quality of the rooms. I will definitely be returning to Ten Hill Place when the lockdown is over to further enjoy the bar/ lounge area and explore the city! Thank you again to all the amazing staff who made our very long journey much more enjoyable.

I have been on and off staying at ten hill place hotel since end of March, I cannot fault the services everyone has been incredibly helpful! On our first day arriving myself and another colleague was greeted by Richard he was very pleasant and so helpful. The room I am staying in is spacious and very tidy and clean, the food is outstanding very delicious! The lady behind the bar is so welcoming she always greets us as we come in and always has 5 minutes of her time to talk to us you can't ask for any better can you. As an nhs worker in the infirmary this has been much appreciated for the services Ten hill place has provided and offered! Words can't express how grateful I am that you are offering these services to us at this dreadful time but it will not be forgotten. I will definitely be coming back And thank you so much! The Hotel is a short walk from the Royal Mill, Castle and railway station. The 10 Bar has an excellent choice of fine wines and whiskies and great to see the wines in display cases with full descriptions and information. The staff, food etc were great. Staff was wonderful.

My fiance and I stayed here while she has been working as an intensive care nurse which has cut out travel and time during this stressful period. I cannot praise the staff amd ownership of this hotel enough - it is a wonderful facility and the help they are providing the NHS is amazing. I will always try to stay here in the future.

This hotel is putting up NHS staff who need it during this crisis. I cannot explain how grateful I am to them. The place is perfectly organised, all social distancing respected and we are well looked after - not to have worries about cooking or cleaning plus a calm comfortable nights sleep is great. Not many of us here - only a few handfuls. We are folks drafted in to help, nurses who need to self isolate because of family members, and folks unable to easily get home after shifts. The staff got the offer of stay at home on full pay or come to work and they chose to work. This is a hard decision for any hotel to make and most in Edinburgh have simply had to shut. I wish everyone in the hospitality business all the best in these challenging times. This will be my top hotel in Edinburgh forever.

My trip was rerouted to Edinburgh due to coronavirus, and despite the chaos of travel during the situation, Ten Hill Place made me feel instantly comfortable. Check-in and check-out were both incredibly fast, staff was so courteous and helpful to help me see the most of Edinburgh during my stay, and the room was comfortable with everything I needed. I was also pleased to note environmental measures, like the option to forego cleaning services for one night of your stay in exchange for the hotel making a donation to a non-profit. Easy decision! They also had toiletries at request, and I could ask for exactly what I needed, and none of what I didn't need (thanks for the toothbrush and toothpaste)! Overall, fantastic stay and will certainly stay again when I'm in Edinburgh!

Everything I'd read about the hotel in other reviews was true: friendly, cheerful, helpful staff; well appointed hotel, all the fixtures and fittings were new and of real quality; very comfortable room; breakfast was very good. The only thing that was missing was shampoo and body wash - maybe that's standard, maybe it was a blip on this occasion, I didn't follow it up so I don't know, just bear it in mind. Didn't detract from a very comfortable stay.

Stayed for 3 nights on a work trip. The room was spacious, quiet and well equipped. I love the fact that the hotel is trying its best to be environmentally aware and doesn't automatically provide water in plastic bottles. Scottish water from the tap is the best! Staff were unfailingly polite and helpful and always on hand to help. As a single woman travelling alone, I notice that sometimes I am further down an invisible pecking order, but at 10 Hill Place I was made to feel very welcome indeed. The restaurant has a good range on offer and takes pride in Scottish ingredients. Would definitely return.

Excellent hotel, great staff,facilities and location. Room was really modern and had everything you require for a short stay. Staff at all times were a joy to interact with, especially Panos and Candice who served our late night drinks. Wouldn't hesitate booking this again just a 10 min stroll from Waverley and plenty of bars and restaurants close by.

We booked a deal which included a bottle of prosecco and bed and breakfast From checking in the staff were helpful and kind. Book us a taxi to our dinner reservation. Showed us to the bar on our arrival back for some sparking water and a wine. We're given 20% discount on this upon check out. Breakfast was plentiful and best I've had in a long time. Staff were super attentive sometimes too much you barely put down a fork or a glass before it was whipped away. But they were kind and courteous so can't moan really. If I am back to Edinburgh anytime soon I will stay again at this hotel.

Location was great, just off the Royal Mile so getting around Old Town especially was so easy. Service was very high. Bed room was large and totally clean and bed was amazingly comfortable. No toiletries supplied but available if you asked for them as part of their eco drive. Would defo book here again.

This should be a 5☆ hotel and not just a 4☆. Couldn't fault a thing from start to finish. Pleasant, helpful staff. Lovely clean rooms. Will definitely be returning in the future. Well done to all concerned.

Stayed at this Hotel to go to The Festival Theatre. It is literally 250 metres from the theatre and we use the ‘Just Park' app and found somewhere equally as close nearby to leave the car overnight as there isn't any parking at the Hotel. We had a lovely loft room which gave us a view over the city to the Firth of Forth. The room was very comfortable with a great ensuit shower room/toilet. It also had a great flatscreen tv and heating that could be adjusted. The price of £101 for two included breakfast with a choice of full English or continental or both if you were that way inclined. Both choices were excellent, with lovely Danish pastries, croissants and artisan bread. The English was as normal and my wife said it was very good. This hotel is within easy walking distance ( 5 minutes) from the Royal Mile and (10 minutes) from Princess Street, so an ideal location.

Booked this hotel as it is very close to the Festival theatre. It is also an easy 10 minute walk to the city centre and even less to the Royal Mile. The hotel is undergoing some upgrades but you wouldn't notice. The surroundings are really top class and the rooms pristine and spotless. We had an issue with some very noisy guests. It didn't help that our room was directly opposite the lift and the disturbance at night was constant. We did report this and the staff were absolutely amazing. They took full ownership and looked after us to ensure our weekend wasn't ruined. Notwithstanding this, we would certainly return to this Hotel. The food, location and especially the staff are what make this Hotel amazing. Special thanks to Gleice, Natalie and Elena for being so kind.

We have recently returned from a four night trip to Edinburgh and loved our stay at 10 Hill Place. From checking in to leaving, the staff could not have been more accommodating and friendly. Dev warmly welcomed us upon arrival and offered us a choice of two rooms (both an upgrade from the deluxe room we had booked and available two hours before their check in time!!) but as we had requested a bath tub in the bathroom we opted for room 107. This was a spacious double room with everything we expected, very clean and comfortable. Their policy of asking for toiletries, if you want them, works well and was not an issue. We had booked bed and breakfast and cannot fault the choice or quality of the food on offer. Hot drinks are brought to your table as were the freshly made poached and fried eggs that we requested. The buffet choice of hot and cold food was excellent and replenished constantly (more than can be said for some hotels). We have read comments about the quality of the scrambled eggs and they were a bit dry on one of the mornings but this was rectified the following day. Service at breakfast was excellent and special thanks to Andrew and Maribel for looking after us. If you make your booking direct with the hotel, you receive a ten pound voucher per night to spend in their hotel or Café 1505 around the corner on Nicolson Street. We used ours to have the early bird menu in the hotel restaurant which was very good. We walked from the hotel to all of the places we wanted to visit (even during storm Dennis). The castle and Princes Street are only about 15 minutes away. The only small niggle we had was the quality and strength of the WiFi in our room which was patchy. It was fine in the communal areas of the hotel. We would not hesitate to stay here again if we make another visit to Edinburgh.

Just stayed for one night at the hotel. It was fantastic. Old town so we were really close to parliament building and Arthur's seat. Slightly off the beaten track but so worth it. Love the hotels contemporary decor, personal touches, quiet room, comfy beds! The dinner included in our deal was amazing! Each course better than the next. Would like to mention Anna the waitress. She was so attentive and helpful. A real asset to the hotel. Already looking forward to coming back again!

First rate! Friendly, welcoming staff, in what appears to be a relatively new hotel in a historic district of Edinburgh. The deluxe double was a fantastic value at £75, sans breakfast, being a spacious room, with excellent amenities, including a mini fridge. Location-wise, it was perfect for us, but shoppers might want to stay closer to the main retail streets. (That said, a taxi from Waverley Station to the hotel and back was just £7.) I would definitely stay here again on any future visit to Edinburgh.

Unfortunately I only got to stay one night here. Room was nice and new, switches by the bed controlled all the lights in the room. Double bed seemed like a queen size and was comfy enough to get a solid 12 hours of sleep due to jetlag. Bathroom products were offered at checkin and were nice quality. Water pressure and rain shower were nice. Coffee, hot chocolate, tea, and shortbread were provided in the room, as well as a fridge. Digital thermostat controlled the ac and heating perfectly. Tv was large and had great signal. Blackout curtains did their job well. Bed was in a little “nook” away from the main door so room was nice and quiet. Only weird downside was that one had to wheel bags from reception thru the lobby restaurant in order to get to the elevator. Location was ok, near the National Museum but a bit of a farther walk to New Town and the high street shopping.

My husband and I stayed in this hotel as I won a night at a raffle for free. Breakfast was included also. The hotel is extremely clean and the staff are helpful and pleasant. The room was a deluxe bedroom with a shower room. Very comfortable bed but there was no toiletries in the shower room - I have since found out why - it's a green hotel where they will only provide you if you require them. The sleep quality was great but the breakfast was a total let down. The breakfast isn't cheap either it would have been £17.50 each but was free for us. The cooked breakfast had been left out on the hot plates for a while as everything was dried and luke warm. It had been a late night and so we left to get home. If we paid for the breakfast I would have definitely have complaint and would haven't paid for it. I would recommend to stay at the hotel as the location was great - it's near the city centre. We wouldn't as we live in Midlothian.

While staying at this hotel we had dinner in their restaurant. There was a good selection available and prices were reasonable. They had an offer of a bottle of house wine, three courses from their standard menu followed by coffee for £89 per couple. The staff were attentive and friendly and the food very good. We would certainly dine here again.

Very welcoming and clean, the breakfast was really good also. Can't say anything bad had a fabulous and comfortable time. Love the being green aspects too, recycle bins in halls no plastic bottles in rooms. Only give out toiletries if you need them. Also in a good area to get around Edinburgh. Will come here again.

We stayed on Sunday 9/2 - 10/2 for my wife's birthday and to show my kids the attractions of Edinburgh. We arrived at car park where we receive a discount and walked short journey to hotel, checked in and were given our two rooms. For what I paid for the hotel, my first impressions were very good. This continued through my whole stay and every staff member was very pleasant and courteous. The decor and standard of the deluxe rooms was first class as well - absolutely spotless. I wanted to take the shower home - it was huge. The bar area also was spotless and the staff were pleasant and funny. The toilets off the bar were immaculate. We did not eat in the hotel but saw people eating and the food certainly looked good. I was unaware of this hotel and am already planning when to return.I appreciate it was a Sunday but the room rate was great which was a big plus as we wanted two rooms.

In Edinburgh for a short stay, happen to be travelling to the City from London on LNER train with many Rugby fans coming to Edinburgh for big game with Scots team. Unfortunately bad storm set in the late afternoon, poor weather forcasted for next few days affecting travelling on Sunday etc etc. Edinburgh is lovely but the high winds, rain & cold temps generally put a damper on our planned visit. to speak about the hotel, Ten Hill Place, it is a terrific place to stay & we would highly recommend booking here. It is a comfortable walk from both the Waverley Stn where we arrived & Waverley St where the Airport Link bus brought us to the Edinburgh airport. The Royal Mile is very close by. Our room was very spacious, It had a comfortable warm bathroom with a towel heating rack, impressing walk in shower with double heads, great pressure & lots of hot water, super big absorbent bah towels. Our sleeping accommodations were ideal, puffy covers & pillows, very comfortable quiet sleep. Bar fridge, coffee & tea supplies. Unfortunately the Castle tours were cancelled because of the high winds, also the tour of the Royal Yacht Britannia was not possible. Instead we did the underground History tour, our guide was good however the content was depressing & dismal. It involved walking under the North Bridge area in a dark & dingy area hearing about what the rooms might possibly have been used for in the mid 1860's' The next day when the castle tour was cancelled we did a Whiskey tour & spent the remainder of the day @ the Edinburgh Museum, both were enjoyable. We spent some time @ the Tarten Mill Store just by the Castle-it was good. Any people we met were more than pleasant & helpful. Both my husband & myself have some Scottish heritage & we able to find our family associated plaids at the Tarten weaving store. We did not find any places to dine that we would recommend to others but again that was not our focus. On the whiskey tour we were shown films of some other areas of Scotland, the scenery looks stunning. I think we'll have to plan a return visit & spend more time concentrating on touring & getting to know this lovely country.

Our stay at Ten Hill Place could not have been better and it leaps into first place in our favourite hotels list. Great room, facilities, food and staff (special mentions for the delightful Anna and the Edinburgh born and bred bartender whose name unfortunately we didn't catch). We certainly won't be staying anywhere else when we visit Edinburgh. Very highly recommended.

A few of us were in Edinburgh for a family party and needed somewhere close to the venue (The Counting House) to stay. We found Ten Hill Place online and I'm really glad we did. We decided to walk from Waverley station and it took approx 15/20 mins along North Bridge. The hotel itself was clean, tidy and staff were welcoming. Check in was easy, our room included breakfast and a bottle of prosecco and we were upgraded to a superior room which was a nice touch. Our room was on the fourth floor and was extremely spacious and clean with bathrobes and slippers provided. The bed was super comfortable, there was a kettle with various tea/coffee/hot chocolate/shortbread, a fridge and the bathroom was large with plenty of space for toiletries etc. We arrived back at the hotel around 1pm from our party and there were still staff serving drinks in the hotel bar which was nice. Breakfast in the morning was in a warm, comfortable area with a selection of cold/warm cereals, toast, croissants/pastries, fruit, yoghurt and a full hot Scottish breakfast self serve section with tea/coffee and juices. Overall, I can't fault the hotel at all and we will definitely be returning in the near future. It is situated near the university and there is a Surgeons museum next door which looks very interesting (that's on our itinerary for next time.)

For an Edinburgh city centre hotel the value for money that Ten Hill Place offers is brilliant. The room was modern, clean and comfortable. Only random thing I found was that there was only one towel in the bathroom and the 2nd was in the wardrobe...bit of a random choice by housekeeping there. I knew in advance (from TripAdvisor) about no toiletries being provided in the room and I think this is a pretty good idea to save wastage however it would have been beneficial to be told at check in as I can understand why people would be a bit annoyed about that. Food was excellent! I would genuinely eat here again even if I wasn't spending the night. Great menu choice and the breakfast was fresh (and huge). Staff were very friendly and helpful. 5 min walk from Royal Mile and 10 min walk from Waverly. Overall I would recommend staying here and I'll be recommending Ten Hill Place to my work as a hotel and venue

It had been a few years since our last stay at the hotel and we noticed lots of changes. We were pleased to find everything was still as fantastic as our previous stay. Particularly impressed again with gluten free food options and knowledge of staff. Highly recommended

This was our first time staying here and it was a pleasent surprise, only a ten minute walk from the Waverley train station. We check in after three, all staff on reception were helpful, we were offered complimentary toiletries as they are doing their bit for the environment which i liked, more hotels should be encouraged to do this. Our room was a double and had everything you expect, bed was comfortable and breakfast was excellent, good selection of hot and cold food enough staff to attend to you, hot tea, which you don't always get in hotels. The staff at this hotel offer a first class service.

The whole experience of staying at Ten Hill Place was excellent, the front of house staff were friendly, we were given an upgrade, so we have city views, the ethical values and the ethos behind this hotel swayed us to book. We ordered room service which arrived promptly, we were very close to the festival theatre and the museum of pathology which we visited, we would without a doubt book this hotel again.

The hotel is centrally located, about ten minutes walk from Waverley Station in the beating heart of Edinburgh. From start to finish the staff were thoughtful, helpful and friendly. They genuinely went out of their way to help us. They also had the confidence to be flexible. Breakfast and dinner was excellent. We will be returning and this is certainly our first choice of hotel in Edinburgh. Many thanks to the whole team.

Picked this hotel instead of a few old favourites and very pleased we did. Hotel and Staff were excellent from arrival until departure. The room was very comfortable and clean and we liked the location. The only issue I could foresee for some people might be parking, as it's a local NCP car park which is about 10/15 min walk from the hotel. They do issue a ticket for discount parking which is great. This aside I would thoroughly recommend this hotel.

Ten Hill Place is a clean , modern hotel. If you want a quiet location it's perfect but it's certainly not central. Staff were generally pleasant. Unfortunately the rooms are tiny. I can't comment on the food we were offered breakfast at £17.50 a head. We had fantastic breakfast in town for half that price. I am a bit surprised at the rave reviews this hotel receives but everything is subjective. What really annoyed me was the policy on providing free toiletries. They don't provide them unless you ask for them ?? 4* I don't think so. Apparently this is an environmental decision so I have two choices I buy my own - that doesn't exactly save the environment or I ask for theirs which are provided in tiny plastic bottles that are no way environmentally friendly. Please don't insult my intelligence this is a money saving exercise. If 10 Hill Place wants to join those of us who are really trying to save the environment then provide refillable good quality shampoo, conditioner, shower gel or soap that guests can't help themselves to when they leave preferably in non plastic containers! That's what good 4* hotels that want to ‘save the environment ‘ do !

I stayed at Ten Hill Place in the beginning of January and was blown away by the amazingly friendly service, the delicious food in the restaurant and the comfort of their room, and it made the whole visit exemplary. Didn't get a chance to go to the college to look around, but planning on returning so I can, and have recommended the hotel to everyone I know who might go to Edinburgh in the future.

Excellent clean, modern hotel. Perfect location for most areas of the city - would be perfect if visiting during the festival. Room was very spacious, not sure about the glass bathroom door - that was a bit odd.. and why does it need a lock as anyone can see it's occupied! Staff very friendly

Stayed here for an overnight following a busy New Year period at work. The hotel is a 10 minute walk from Waverley station. There are loads of pubs and places to eat on the way so plenty to do close by. Also, if you fancy heading for shopping on Princes Street then it's not far at all. Fast, smooth check in with really friendly staff. Lovely bar area for relaxing with a reasonably priced menu too. Rooms were very comfortable and had ample room in them, including the bathroom too. There were the usual extras you'd expect such as iron, tea/coffee and an HD TV too. Lovely breakfast buffet the following morning before heading back along the short walk back to the train station. Would definitely head back here again.

After some thought ive ended up going from 3 to 4 on the overall rating. The hotel is really nicely located and all in all is great. The rooms are clean and tidy, nice beds, nice bathrooms, really all good. Staff are friendly and the bar well stocked and keen to please. The breakfast however is disappointing to say the least - a very limited basic buffet - no option to have even eggs cooked to order, little variety and what there was had been drying on the buffet for a while. I do feel that isnt good enough at this level but it really stands out as everything else is so good!!

We booked a ‘superior double' room for four nights over New Years. We were given a spacious room on the second floor (no view, but we weren't expecting one) with a standard double bed and decent sized bathroom. Check in/out was smooth. Our experience of the hotel wasn't great. Firstly, the room layout felt like a huge oversight. The bathroom door had strips in it through which the occupant could be seen. Would you like to be seen while going about your bathroom business? In case that wasn't enough, the wall mirror was positioned so that the bathroom door was visible from the bed. Additionally, the door creaked noisily when opened, loud enough to wake us both up. On top of all that, the extractor fan didn't work. We let the hotel staff know three times (on our first night, and on the second and third days), including completing the card to report problems. On each occasion we were informed that the maintenance crew would fix it. This never happened. No apology or explanation was offered. Finally, toiletries are not provided at this hotel (apparently you have to ask for them at reception, something we were cheerfully advised of during check out). The mugs provided for coffee were chipped. Towels were hidden in the wardrobe and not placed in the bathroom. In summary, we wouldn't consider staying here again. Our experience did not justify the price charged.

Excellent place to stay - clean, modern, close to Royal Mile and all attractions - hard to beat for value and comfort in central Edinburgh. Have stayed here many times and have never been disappointed

We spent seven nights in this lovely hotel while visiting Scotland, we were able to easily walk to many beautiful landmarks. We enjoyed our room, it was very clean and roomy, also we loved the huge towels in the bathroom. The staff were so friendly and efficient, George would always greet us with a big smile and made us feel so welcomed when dining or catching an afternoon cocktail. If we ever return to Edinburgh we will definitely stay there again.

I am a bit of a clean freak and I can happily say that our room was spotless as was everywhere else I went in the hotel. We stayed in a double deluxe room, the bed was comfortable, we could alter the temperature to suit, the carpet felt lovely and soft underfoot and the decor was easy on the eyes. There was a fridge and a safe in the room, a light came on in the wardrobe when you opened the door which was helpful and the bathroom was lovely. There was plenty of hot drink supplies and biscuits, along with nice big mugs to drink from and there were decent glasses for water. There were two lovely comfy armchairs with a footstool each which we really appreciated after walking round sightseeing for the day. There was an ironing board and iron, also a hairdryer and plenty of space. The drinks at the bar were reasonably priced and the breakfast was good. The staff were friendly, courteous and helpful. We would stay at this place everytime and have already recommended it to others. The location was just ten minutes walk from the royal mile and there were plenty of cafes and restaurants nearby, not to mention all the little supermarkets. Can't praise it enough.

My boyfriend and I stayed two nights in this hotel. It is in a great location, about a 5/10 min walk to the Royal Mile/ Christmas Market. The beds are very comfortable and you get lovely added extras such as the choice to order popcorn/chocolate biscuits arrange a Bluetooth speaker complimentary and a £10 voucher per night if you book with the hotel directly. I would of marked it excellent however we had 2 issues - the bathroom was extremely small( the door just cleared the toilet seat) which is fine however they had frosted glass doors so you could literally see the person on the toilet as they were so close to the door... And we had the noise of a nightclub until 3am on sat night so we found it hard to sleep.we didn't complain as we were leaving early the next morning for a flight however it wasn't expected with a 4 star hotel. Other than that the hotel was surprising quiet for such a lovely hotel. But we enjoyed our stay and probably would return.

Absolutely spot on, what a bargain, £70 for a modern, smart and central location. Spacious clean room, hot powerful shower, comfortable bed. Bar staff and staff at the front of house were polite and on the ball. Would not hesitate to stay here again.

Conveniently situated ((20 minutes walk) from the Rail station. Close to Royal College of Surgeons and the tourist attractions of of ‘Royal Mile'. Excellent ambience, augmented by the recent extension and other refurbishments adding a nice bar and restaurant. Rooms are spacious and clean along with crispy bedsheets and pillows. Breakfast is nice and dinner menu has a good spread. Staff are very courteous. Overall a top joint and one would not be disappointed

My boyfriend booked this holiday to edinburgh last minute as a birthday surprise... with that i wasnt expecting the best from this hotel, but i was wrong! The hotel was lovely! The staff were really nice and friendly and helped out with directions. They have shower gels/shampoo/conditioners but you have to ask for them. It is a short walk into town from the hotel. My only let down was that restaurant attached to the hotel was so expensive!

Been here before and really enjoyed it. Since our last visit it has been extensively refurbished and is looking tip-top. We were upgraded to the top floor where we had a really good size room which was clean and tidy. We use the tea and coffee provided in the room quite a lot and if ever we needed extras it was there with a phone call to reception. Reception staff were very helpful and efficient. The breakfast was very good and the restaurant and bar staff very friendly. The place itself is only a ten minute walk away from the Royal Mile and a few more down to Princes Street. The walk back to the hotel is uphill so could be a slight problem for some but no problem for the average person.

Really disappointed with our stay here, the lack of attention to detail when cleaning or preparing our rooms ie no towels, no soap, didn't empty trash or wipe down tables. Hotel staff seemed fairly dismissive when we would have to call down to the front desk with issues, which to me was a big shock as this is a fairly popular chain in the US.

It was in the right place for a conference in Edinburch. Booking was easy and the reception superb. The room was perfect and clean. The bed felt a little short but being tired I didn't notice much before I was asleep. The shower was one of the best I have ever experienced Breakfast was all it should be and set me up for the day. The staff soon got to know me and treated me well. As a lone guest it was good to have people talk to me. Check out was easy and quick. This is a very good hotel.

From check-in, to the hotel bar, to dinner, to check-out, this hotel was fantastic. The staff were very helpful throughout the trip, the rooms were to a high spec and the dinner was one of the best meals I have ever had. I would highly recommend this hotel.

The hotel is immaculately clean and in perfect location across the street from the Royal College of Surgeons where our meeting was located. The rooms while not large are very nicely appointed. The food in the restaurant is excellent and very reasonably priced.The staff in both the restaurant and bar were extremely friendly and fun. The Royal Mile is a very short walk.

I would highly recommend this hotel. The rooms are immaculate and stunning. I dined for breakfast and dinner. The food was excellent. The staff were very friendly and all went out of there way to help you. I cannot fault this hotel.

Very good location for being tourists in Edinburgh. From our arrival when staff took our bags from the taxi to our departure when the same staff member loaded bags up again, the staff have all been excellent. They let us check in early because our room was ready and that helped make the most of our time. The room was great and the bar a very easy place to be for eating and having a dtink at the end of the day. Next time we are heading for Edinburgh we will be checking availability here first.

Just returned from an overnight stay which included breakfast and a payment towards dinner plus a bottle of Prosecco in our room. Our room was very comfortable and the bathroom just as we would hope. The gentleman who checked us in was very efficient. We opted for the £89 meal for two and we did find it a bit too much food as we had the 10oz steaks which were absolutely delicious. The dining staff were excellent and very attentive. I was a bit disappointed in breakfast. I had taken some scrambled egg which I actually couldn't eat, it just was not nice. I made do with the yoghurt and fruit which were nice. This is a lovely place to stay whilst in Edinburgh and we most definitely will return but will avoid the scrambled eggs.

A warm welcome, friendly staff, very comfortable and stylish room, excellent breakfast. Well situated, fairly easy parking but limited, bar area layout very good with variety of seating spaces for large or small groups.

Excellent experience in a cosy environment with friendly staff which makes working away from home a pleasure. The rooms are comfortable and the hotel aims to go green in the near future and request guests to help them achieve this in order to reinvest the monies saved for bowel cancer research.

Great stay in a great area of Edinburgh. The staff are friendly and helpful especially the bar staff who had a wealth of knowledge of Scotch Whisky. I would definitely reccomend Ten Hill Place for a weekend break.

Near to so many restaurants, theatre, museums, galleries and nice pubs. Just off one of the main artery roads in Edinburgh and in a fairly quiet road in the city. This was our second stay and we will come back again.

Staff really nice friendly, food good, especially the steak, drinks at the bar are a bit expensive, really don't understand why hotels charge a fortune for drinks.. location isn't to bad, although it's a uphill walk from the station

staying in this hotel was excellent. I needed a location close to my child's university hall. It was not the cheapest but definitely, it was value for money. Very spacious, clean and beautiful bathroom. Not only tea and coffee, there is a fridge to store stuff. I could not afford the breakfast but I will have a breakfast next time when I stay over there.

On a recent visit to Edinburgh, we chose this hotel because of the value. Everything about the hotel is just right. It is spotlessly clean and the staff are extremely welcoming. The breakfast was excellent each morning and we also had other meals there which were excellent. The early bird evening meal is particularly good value. The hotel is located beside and owned by the Royal College of Surgeons of Edinburgh and is only a few minutes walk from the Royal Mile and other attractions in the city. I would recommend it highly.

Decided on a 2 night stay in Edinburgh, our choice of hotel was Ten Hill Place, great location for seeing all that Edinburgh has to offer. The hotel is very convenient for accessing the centre of the city, although the hotel has no parking , the available parking is an NCP 5 mins walk away, 48 hrs with the hotel discount card £23, as long as you don't exit. We arrived at the hotel before our rooms were available, but this was no issue as we left our luggage, which was then in our rooms when we returned later in the evening. Rooms are modern and very clean, we were a party of 4 , 3 adults & 1 Child , a double and a twin both were spacious,with a large walk in shower. Breakfast- continental & Scottish available which was exceptional, the staff are very welcoming and attentive, top marks . the bar is also very welcoming, the barman was engaging and knowledgable on the drinks that were available. During our visit we pre- booked tickets to the castle which was amazing to see, the walk from the castle to Holyrood down the Royal mile is a must , there are plenty of tourist shops, and lots of historical things to see, make sure that you take the time to research before visiting ,otherwise you will miss many things of interest. One restaurant recommendation is Ciao-Roma this is a nice Italian, if you are looking for a quirky pub try Dirty Dicks. Holyrood ,didn't have this on a want to visit list,but I'm glad that we made the effort to look inside, this is a fascinating building, started with a 10 min talk by one of the guides, who explains the history of the building and why it was built. Entered the parliament building where the MSP's sit, seen it on the TV many times, so it was good to see it in reality. Loved Edinburgh,

I was so impressed by Ten Hill Place. I chose it as it was close to the University of Edinburgh and the Old Town. Given the price I was paying, I did not expect the room to be so large and so modern! It was also a real pleasure to be greeted by name by Dev, one of the front desk managers, every time I walked in - very personal touch. I would most definitely stay there again and highly recommend it!

Really lovely hotel, room was clean bed a little hard for me but that is personal preference. Room was a good size for just me. Friendly and welcoming staff, great location. Will be coming back to stay again.

Our group of 5 ladies stayed at Ten Hill Place, Edinburgh, for a mini break and the only problem was we had to leave to go home, great service, wonderful staff, beautiful hotel, couldn't be happier with whole experience.

We thoroughly enjoyed our stay at this hotel last year so returned this year with our friends. Arrived too early for our rooms but we were able to leave our luggage to be kept securely while we explored the city. On our return we were given 2 £10 vouchers per couple to be used towards food. We dined in the hotel on the first evening, food was lovely and staff very friendly and we used our vouchers. Breakfast time on both days was very busy but food was regularly replenished. We had standard rooms which were very comfortable with excellent shower. Will certainly use this hotel next time we visit Edinburgh.

This contemporary oasis tucked away in a peaceful square just 1 minute from the bustle of the Old Towns theatre and eateries is a real find. Customer driven service, great choice of formal and informal dining and a green policy makes this choice a no brainer.

We were upgraded which was nice, high quality decoration and carpets throughout, room on the small side but bathroom was huge. Brilliant roomy shower with excellent water pressure which was impressive as we were on the top floor. High quality fittings in room and bathroom. Great breakfast helpful staff. Some chais stained by foodstuff. Bedside power sockets with USB sockets nice touch unfortunately some did not work. Copious amounts of water came through the window frame during heavy rain. Great location for exploring the city.

Loved every minute of our stay here. it was warm, comfortable, great food and very helpful staff. Nothing was too much bother for them. And the extra little touches they provide when they know it is a special occasion made it all the better. I really enjoyed this and would stay there again in a heartbeat.

Very busy hotel with plenty of guests attending the same conferance. Easily handled. Food and rooms very good. Staff always keen to help. Right in the centre of town. If walking remember that much of roads and pavements in Edinburgh are cobbled. Dont suggest high heels. To be gender neutral - thats the same advice for males and females!

This hotel should have rated a better review because the room was comfortable and the breakfast and location were both wonderful. But we were located above the kitchen/restaurant area and food smells and conversation noise came up through the ventilation system on a daily basis. Thankfully, the noise abated at about 11 pm. But, it's a great location, within walking distance to just about anywhere.

The staff really make this place, very friendly and nothing too much trouble. Our room was lovely with everything we needed for our stay. Great nights sleep as it was so quiet facing away from the street We dined in the restaurant and although my husbands meal was fantastic, mine was disappointing. Zero marks for presentation as my scampi was dumped on a pile of fries. The scampi was overcooked and the Parmesan and truffle fries looked like oven chips with very little Parmesan. Tasted ok but not good value at £16 for scampi and £5 for fries. Wonderful selection of wine. Would definitely return to stay as location is perfect but would think twice about returning to the restaurant as it was nowhere near as good as previous visits.

The hotel is so clean and the staff really friendly. There was an administration error which meant that my booking wasn't present but the staff went out of their way to get it sorted. I had a comfortable nights sleep and the breakfast was fab. Thanks in particular to Justin who sorted everything out for me. I'll definitely be coming back.

Stayed here for three nights as was attending events in the college. The hotel is in a good location, not far from there Royal Mile. Very modern and comfortable. My room was a good size and well equipped. Some noise from the nearby supermarket due to deliveries early in the morning. The bar area is good, great service and try the 1505 Gin its excellent. Breakfast is very good as well so no complaints at all.

Maybe I got taken in by the hype a bit but was really disappointed in this hotel. On arrival there are two steps up to Reception so Receptionist and Concierge sit and watch you humphing your cases up the step. I would suggest you get a room close to Reception/Lifts as hotel stretches full length of the street and ours was at the end - route march. Room had just been upgraded but was very small and then they put an ottoman at the bottom of the bed just to give you something to trip over during the night. Bathroom on the other hand was excellent and shower was really good. Breakfast both days was pretty bad, first day there was no Bacon left so I asked for some and it arrived 10 minutes later as we were leaving !! Just looked as if the budgeted amount of food was put out first thing and if it was finished - tough and if it was'nt finished it was still tough !! In the bar on one evening I asked for a Bourbon to be told that there only Jack Daniels , when I pointed out that this was not a Bourbon I was told it was ok as they didn't have any!! This hotel is ok just not as good as it's PR job. It is very central just off Nicolson St but don't get a room near there as traffic noise is pretty bad and your'e right above the local KFC. Taxi tip. Dont get the hotel to phone as due to the one way system you end up paying £5 just to get back to where you started from - just walk up to main road there's a rank beside Nicolson Sq.

We stayed here for a couple of nights and the hotel is quite nice. After booking a room on trip.com we were initially disappointed with the room that was offered however the hotel offered choice of another room and a couple of breakfasts on the house which was great. Staff are friendly and the location is good. Overall I would definitely stay here again!

My boyfriend and I stayed here for three days during the Fringe festival. The hotel is located on a quiet street, but within easy walking distance of The Royal Mile. I booked a Deluxe King Room through Expedia, but the bed was no larger than a Full. The room was small, but clean and comfortable so I didn't complain. During the festival I paid $322 per night during the week (w/out tax), just a heads up to anyone looking at the $92 listed on TripAdvisor. Plan for WAY more during the Fringe. Breakfast is not included. I was given the option of purchasing for about $21.25, which seemed a little high for your standard hotel breakfast. There are a lot of good alternatives in the area, including Black Medicine, which I highly recommend. Overall though, great stay! Quiet, clean, and comfortable!

We arrived from an overnight flight around 9:00am to the hotel absolutely exhausted. Within an hour they had us checked in at no extra fee. I really really appreciated that service. We were there to visit the University of Edinburgh and the location was perfect.

We stayed 4 nights and loved it! Room was well taken care of, high quality products and the included breakfast was fresh and wonderful. Newly renovated and the location was quiet and an easy walk to Royal Mile. Thank you to all.

Great location, on a quiet street. Our room was recently redone - furnishings seemed new, and room sparkling clean. Loved the oversized shower! I believe we were in a deluxe king - very roomy and bed super comfy! They were pretty full the weekend we were going so I had to make two reservations in two different room types, but the front desk kindly merged them and kept us in one room type. When searching for hotels, I always read the reviews first - and this hotel lives up to all the great reviews. And in comparison to what else was available over the same dates, was a much more reasonable cost - especially given the size of the room, quality of furnishings, cleanliness, and service. Excellent stay overall!

Visited Edinburgh for the Fringe & Ten Hill Place is a perfect location for getting to Venues. Lovely room, friendly staff & great food had a super breakfast & the evening meal was excellent. Not too far from the Airport either.

We spent a wonderful birthday night at Ten Hill Place. On arrival we were warmly welcomed and had a drink in the bar before check in. The bar area is modern and nicely furnished with plenty of seats, good selection of drinks available. Check in was easy and friendly. Our room was on the 4th floor (easy access via the lift) with an AMAZING view, you could see for miles. The room was very spacious and furnished to a high standard (I believe this was a Skyline City View Room). Everything we needed was included, lovely toiletries, hairdryer, mini fridge, tea/coffee, safe, a good powerful shower. The large bed was so comfy and the room was so quiet at night, we had the perfect sleep. Breakfast the next morning was great, a nice selection of cooked food and pastries. All in the perfect relaxing stay in busy bustling Edinburgh. I would highly recommend Ten Hill Place and will definitely be back in the future.

Supper comfortable beds, very spacious room, excellent shower. Quiet and sparkling clean room. Loved the location next to the university campus and at walking distance from Prince's street. Definitely a hotel I would return to.

Be very careful you are getting the right price. The hotel itself is fine, nothing special. But if you think you are getting good value at £175 per night, think again. My colleague was charged around £110, (without breakfast). Still it added up over 3 days. If they think you are coming on a conference it seems the price goes up. Well that's my interpretation. Buyer Beware.

Very pleasant surroundings in perfect position to be in the heart of the Fringe experience. Parking is almost impossible during the Fringe season but disabled parking in the road is permitted in the evenings. The Surgeon's Quarter restaurant serves from lunch through te last orders at 21:30. Staff are marvelous, food is excellent.There is often a meal deal for 3 courses plus bottle of house wine at around £90 for 2.

We can thoroughly recommend this hotel. 10 minute walk to the Royal Mile and 15 to Waverley station. Staff were all so friendly and helpful. They kindly upgraded us to a skyline room as it was our anniversary. Room was really lovely. Plenty of space and good quality furnishings. Bathroom with Rain shower head was lovely. Didnt want to get out of the shower. Breakfast every day was delicious. Not a huge choice but what was offered was top quality. Cooked options were very good indeed. Had evening meal one night and this too very very good. Chef has won various awards and can see why. Booked with hotel directly and as a result they give you £10 per person each night to spend on food and drink. As the hotel is owned by Surgeons any profits go to new medical research which is great. Bed was comfy. Pillows could be better but that is being picky. Wish they could have turned the volume down of pipes musiciou just dont need it. All in all a very good place to stay, good value and would definitely use again.

We had high expectations given the sales pitch on the website and the price. Our room was well equipped and comfortable with a great shower but the TV whilst large suffered from very poor sound quality. We were on the fourth floor of the extension and the room was a route march from Reception. Breakfast was disappointing...If a Premier Inn can serve you breakfast at the table why do I have to queue up at a buffet to collect my own at this "superior" hotel. Orange juice was not freshly squeezed but freshly emptied from a box, sausages were bland with the texture of meat paste, why is the butter rock hard. The breakfast on the LNER train going home was better. The bar was disappointing. They couldn't make a margarita...it wasn't on their list despite their claims of cocktail expertise and the cocktails were staggeringly expensive compared to other bars we went to.

This is a very good hotel. Clean, modern, with a nice restaurant and an excellent breakfast buffet (included). We stayed in the “new” wing, which was modern and well equipped. The room was a decent size, but not massive. The staff was very helpful. We would stay there again if we find ourselves in Edinburgh.

We stayed several nights in Edinburgh-first time at Ten Hill. Lovely hotel in a great location, spacious, well-appointed rooms, quiet! And love the room darkening curtains that actually work, comfortable beds, coffee & tea in room and excellent breakfast downstairs. The bartenders were fun & engaging and offered excellent selection of wine, beer & Scotch. Ck-in & our easy. Loved this hotel & would definitely stay here again

Our stay at this hotel was at either end of our Scotland tour. We had a wonderful room on the first night with only one complaint with the noise of the fan of the A/C unit making it hard to get to sleep. After our tour, we were upgraded to a loft room which was very quiet. These rooms seem to be new. They were quite clean with an up to date TV and showers with handheld and rainshower showerheads. The breakfast buffet is quite an array of for all tastes, fruit, cheeses, eggs the way you want, yoghurt, pastries and of course Scottish breakfast items. The staff was always very accommodating in making dinner reservations, local directions and suggestions to other events. it is located on a quiet street but close to many of what Edinburgh has to offer. well done Ten Hill!

I am a bit of a hotel snob I do admit so what I look for may be different than some. 10 Hill Place checked almost all of my boxes.... Updated rooms that are spotlessly clean - check, a great working air conditioner- check, modern and clean bathrooms - check, a comfy bed- check, no street or hallway noise that can be avoided - check (in fact, when the windows were shut, the somewhat noisy street below was completely shut out), location - check (you can walk pretty much anywhere), safety of the area and grounds - check, helpful staff - check check! The only thing missing for me was breakfast included. We did eat each day in the hotel because I found the closest place to get a bite was a little bit away and just offered pastries, it was pricey but convenient for our family to wake up whenever and even go down separately if we were up instead of waiting for everyone to be ready. You could pre-reserve the breakfast the night before for a bit of a discount and they gave us 10 pound vouchers per room that they let us apply to the breakfast. Breakfast was ample and you could order eggs as well as the buffet offerings they had. The elevator is quite small and the second elevator was out of order so it took a while to get our luggage up, but the other times we left the room we just took the stairs. The staff was nice and helpful. Did you know that the hotel is owned by the Royal College of Surgeons and all the profits made go back into training surgeons worldwide? I loved this and felt a touch bit better about paying the higher rate for the room that was to be found all over Scotland in August. For a non-profit hotel, I was especially impressed with the quality. We stayed in 2 deluxe rooms and they kindly put us next to each other as well. Very happy with our stay.

Stayed here for 2 nights in August. Being the day that Fringe finished, online rates were very reasonable. Booked a superior room which turned out to be a great choice. Very spacious indeed, relaxing orange and beige interiors. Lovely to have both a bath and a shower, and even a window in the bathroom. Despite being on the side where the main street was, soundproofing was excellent and aircon good. Bed super-comfy. Probably the best thing of all were the breakfasts. Scottish breakfast buffet also offer potato cakes, haggis and black pudding. All ingredients excellent quality. Only thing I would call out is that the reduced-rate NCP car park nearby is not for the faint-hearted if driving a larger vehicle. Tight on ramps and small parking spaces. But overall an amazing stay. Thanks Ten Hill Place.

Well located, quiet street, clean and ever so comfortable. The staff takes very good care, attentive and ready to assist. The morning breakfast is good, filling and something for everyone to start the day. The restaurant at night was delicious and the staff took care in explaining the different dishes. The best hotel food I've eaten in a while. Do try the 1505 gin- a delightful and fragrant surprise. I definitely would come back and will recommend to my travel agent to direct her clients here. The room was clean and spacious, breakfast was not great but overall a good stay and nice service. In Edinburgh, I much preferred The Inn On The Mile (more central, better breakfast although slow, incredible view and much more luxurious rooms, you even got a brownie and welcome drink!).

Great location; very clean and attractive; very good restaurant in the hotel for breakfast and dinner; caring service. It was so nice to come home to after a day of enjoying Edinburgh. The hotel also owns a pleasant lunch place around the corner. We would go back and we would recommend to friends.

We were in for drinks last night after a show and Candace in particular was an outstanding barmaid with a wonderful personality. Would return just to be served by her. Comfortable seating. Lorna Alexander

3 couples visiting Edinburgh for the Fringe. Excellent hotel, great rooms, spotlessly clean. Super friendly and helpful staff. Easy luggage storage option. Great breakfast choices. We particularly liked that we didn't feel rushed to vacate our table at breakfast, as we planned our day..we were even kept well supplied with tea and coffee. Thank you. Will definitely stay here again. Remember all profits go to supporting the training of surgeons throughout the world..

Comfortable, extremely convenient and well appointed hotel despite the ‘finishes' being slightly austere. Great feeling of cleanliness and hygiene. Owned by the Royal College of Surgeons (University Medical School essentially) - so different. Simple menu - quality fayre at a fair price. What made this place stand out was the outstanding service from courteous attentive staff at every level - reception , bar, restaurant , concierge, and housekeeping. Would not hesitate to revisit. One ‘black' mark. One of the lifts was out of service in ‘Festival' week. That may have been out of the hands of management - but special effort to ensure it serviceable would not have gone amiss.

This is a review of the hotel's restaurant not the hotel itself. We had the pre- theatre menu of two courses for £15. Menu very restricted - fish and chips, scampi and chips, a couple of other similar. Frozen food. Pretty awful. But redeemed to some extent by charming service. Dessert of sticky toffee pudding was ok. Cheese plate was surprisingly good.
