Best Western York House Hotel

Stayed for 3 nights over Easter. The staff were friendly and helpful. The room was small but it and the spacious bathroom had been recently refurbished. However, first impressions are important and the poor state of the front door with the dirty fingerprints on the glass did not give a good impression. Nor did the staircase with the tatty carpet in the reception area. The decor in the corridors combined with the hotel layout gave the impression of a boarding house not an hotel. The cooked breakfast (full English) was very good, other meals were hit and miss…a beef casserole where the beef was like shoe leather was not good. The bed was comfortable. Cleaning was perfunctory…pillows left as they were on the bed etc. some areas definitely not clean. It wasn't expensive, but I expect something better from a 3 star hotel.

If you are of a certain age, have very low standards or just don't care then this is the place for you! I honestly believed that these places had upped their game since the 1970's. Fawlty Towers springs to mind as soon as you walk in. It still surprises me that franchisee's think that this is acceptable! The walls have the old woodchip walpaper for example...outdated decor and simply not clean.

When arriving to this lovely hotel on the sea front after a very long drive from Lancashire. I was informed that booking.com had not confirmed my stay but the receptionist and the restaurant manager promtied quickly to ease my frustration. They price matched my deal with booking.com and the room is so nice and inviting. Next time I'm down here I will go direct through the Hotels website. .

Lovely Friendly Hotel. They were welcoming of us with Ellie our family pet dog. Especially the Spanish waitress. Reception were efficient and helpful from booking months in advance, right up to check-out. Executive Room was large, with lovely sea view. Bar Staff considerate and always on hand to serve, sometimes via reception. Swimming Pool was lovely and warm.

A lovely well equipped hotel as close to the sea and all that the town has to offer with discounted road side parking on the seafront road right outside. Our beautiful room with four poster bed and very modern bathroom complete with spa bath and large shower with separate dressing room overlooking the sea was perfect for my wife's birthday

The breakfast was good but the shower needed a good clean and the room was average. Hotel was in a good position and we had a room with a view. Nevertheless I was disappointed with our stay and we would not book again

A fantastic 4 night stay at this lovely hotel. I struggled with WiFi in the room I was allocated so asked Dasa at Reception if she could help and was upgraded to a beautiful room on the 3rd floor overlooking the sea. All the staff were friendly and welcoming but Dasa went the extra mile. Rooms are spacious and spotless. Beds are massive and very comfy. I ate in the bar every night and the food was generally very good...the sweet potato curry especially. Fish and chips not so good.. a bit greasy but that was my only quibble. Highly recommended.

First trip to Eastbourne last month with friends,one of whom booked the Hotel I had such a lovely time,when I got home I booked 2 further weekends 2nd trip didn't disappoint . Can't wait for 3rd.. Great starting the day with a swim in the Hotel pool. Lots to explore in Eastbourne and surrounding area. Local theatre with some great shows

Best stay ever we had a very beautiful room .the jacuzzi bath was so welcome pure joy after nice longs walks along the beach. The cooked breakfast was delicious. Very clean restaurant and toom.will defenetly recommended it

We had a very nice 2 night stay in February , staff very nice, cooked breakfast very nice, continental needs to be better. very central to all amenities. there is a small pool, which is nice and warm. we would defiantly stay here again

We have stayed here many times and have always had a great time . This time we weren't actually staying but went along for the charity bingo afternoon . We had such fun with Chris calling the numbers . It was my birthday that day and was given a box of chocolates and a glass of fizz from Darren the manager. Always made to feel welcome and the staff always go above and beyond. We will be back soon for a few nights . Well done York

Fantastic place and the staff is so kind. You can feel like at home. I got the room 164, wow wow wow. I ONLY can write a positive rewiev and I am coming again in June. Unfortunately now in February I can stay just a night. Everything fantastic and perfect.

A beautiful hotel on the seafront with just a few minutes walk to the pier. The staff were well trained and very welcoming bus routes to Brighton, Hastings and the harbour are just outside the hotel doors which helped a lot when travelling around would I stay again with family absolutely

The good points, we were allocated a large sea view room, the bed was firm and very comfortable so we slept well. There is a small pool in the basement which had a pleasantly warm temperature. There was a large screen TV and all the power points you could wish for. Breakfast was good, but service a little disjointed. The niggles: We had dinner one evening, but the hotel does not cope with allergens well. They cannot supply a menu showing what allergens are present, and all you will get is "I'll have to ask the chef" and no further response. The towel rail in the bathroom is electrically heated. There are two buttons to operate this, at floor level, just outside the bathroom door. One is blue, one is green, they are not labelled as to their purpose. If you press the wrong one, you will trip the power supply to all the sockets (TV, Kettle etc) in your room, you will then need to contact reception to get your power restored. The hospitality tray contains just enough milk portions for one cup each, so you will need to continually ask for extra supplies, and if you would like a hot chocolate drink or biscuit with your tea, bring your own, as you won't find anything like that here.

My daughter & I had a one night stay in a sea view room with breakfast. We had a really lovely stay, the room was beautiful and spacious. It wasn't super modern but we weren't looking for that! The sea view was magnificent. All the staff were friendly and helpful. My daughter loved the pool as well. Breakfast was delicious.

Stayed before pre-Covid and liked the hotel this trip post-Covid. Staff friendly and helpful. Room suited our needs - sea view and space. Took a chance with the car rather than hoping for a rain service would be operating - worked out just fine.

The staff were very friendly, the breakfast excellent, the pool (well it was January and I had it to myself) was clean and warm. We took 2 dogs which weren't allowed in the dining room but we sat in the bar and had the same level of service. Maybe it needs a little updating but that costs a fortune these days and I thought it was great value for money.

A group of 12 of us stayed for a Crafting week-end. The hotel could not have been more helpful. Accommodation was very comfortable and the room we had for crafting was on the sea front, was well lit even at night and was comfortably warm. All the staff were so helpful and helpful. Any requests we had we dealt with very quickly. A great experience. We will be back!

I should start by saying we booked the cheapest small double room in this hotel. The communal areas were lovely, and all the staff we had contact with were very nice. The breakfast was very good. The room itself was a disappointment. (We were in 131) I knew it would be small, but the cleanliness and general wear and tear on the fixtures and fittings was disappointing. There was a shelf that stuck out of the wall for the tea and coffee making facilities - it was really wobbly, so probably not the best place for a kettle full of boiling water. The bottom of the shower cubicle/doors was very grubby, as were around the hinges in on the toilet seat. The toilet roll holder was so wonky, it was hard to keep the toilet roll on at all. The lamp by the bed ( on the bathroom side) was loose. It was quite noisy too. I could actually hear the person in the room above snoring! The bins out back were being moved in the early hours, and someone was talking loudly/swearing in the early hours. I don't expect i will return, but if I did, i would want a larger sea view room. I'm sure the seaview rooms are refurbed to a much better standard.

Overnight stay with breakfast. We had a lovely sea room. Large bed, bit soft for us but fine. Room was clean, though carpet did have a stain (room 264). Public areas, were tired looking. Carpets very worn, plants in bar dead or dying. Light shades need a dust, and staff only doors need wiping down as finger marks very visible, all these easily rectifiable. Staff very friendly, Eduado in particular was very attentive. My husband used the swimming pool, it was small but adequate, he says that a spin dryer for your wet costume would be good. Overall we had a lovely stay.

The room was very nice with a lovely view of the sea. The breakfast was nice though some items at the buffet had run out and were not replaced (apparently the hotel had run out of pastries). We had booked a pet to stay with us for an additional £22 and this included use of a dog bed, treats and use of water bowl. None of the pet things were provided despite asking twice and when we complained at the end of the stay the member of staff said "sorry, was everything else OK"- a disappointing response.

Just returned from a very pleasant 2 day (Friday 29th September - Sunday 1st October) Wowcher deal at York House Hotel.Part of the deal was a cream tea,which we should have had on arrival but with the traffic being horrendous we had to change to Saturday which wasn't a problem.We we're greeted by Darren Snook,who booked us in,served breakfast both days and the cream tea too!What a valuable member of staff and a thoroughly nice chap!All staff were very helpful and attentive.Our room was small but adequate for our needs,clean and comfortable.We will definitely be returning in the near future. We have just returned from a 5 day stay on a couch tour. Pros - Positioned across from sea and plenty of outdoor chairs/tables available if weather good as it was for us. Easily walkable to peir/town if reasonably fit. On the whole food lovely, bedroom spacious, clean and comfortable, good shower over the bath, Some toiletries, tissues provided. Warm room, but fan provided. Tea/coffee making facilities provided and extra can be obtained at reception if required. Nice warm swimming pool which we used. Cons - General areas in need of a good clean, particularly stair carpets need a hoover. The outdoor furniture not cleaned often enough. Juice containers in dining room have rusty lids. Not enough staff, so some staff, even managers work in many different areas. Bar has a phone, so staff can be to called through when required. Swimming pool area, no staff around and although pool seemed clean, surrounding area could be better maintained. Depending on what you drink from the bar, it can be expensive, ie Glass of wine £7.60, but a gin and lemonade £5.20, which we thought reasonable. On the whole we enjoyed our stay, but we both felt the upkeep of the general areas/pool could be improved. Staff were hit and miss, some pleasant and helpful, others less so. There didn't seem many independent travellers and not sure how the staff would cope at full capacity.

On arrival we were greeted by a friendly face behind the counter who was helpful Our parking permit was issued which is very cheap for 24 hours On entering our room (194) our extras were waiting for us of Prosecco and bottles of beer in the fridge, although they had forgotten a bottle opener which was bought to us later The layout of room was as described and the king size bed was very comfortable View of sea was perfect Bathroom was clean and shower was perfect We stayed 3 nights but wished we had stayed longer

Ideal location directly on seafront. On arrival we were greeted by friendly staff who explained parking issuing a £2.00 per day parking permit, however if you have a blue badge parking was free of charge. A card payment of £50.00 was taken on arrival to cover any extra costs not covered in our package. Lifts were available to upper floors. Disable friendly. Breakfast and evening meal times were restricted to late sittings due to large coach party. This also impacted on service and choice. Staff were very busy clearing up from earlier sittings and not quite so attentive to greeting independent travellers. Food was good quality. Rooms were well serviced and we were lucky to have a complimentary upgrade to front sea view. Complimentary shower gel, hair shampoo, tea, coffee etc. A hairdryer was available but this did not work, not too much of a problem as I took my own. A few stains on curtains. Bed was huge and comfortable. One safety concern was a window which could be opened but not stay open, this appeared to have been a problem before as there was conveniently located stick/branch to prop the windows open. Our concern was the low level of the window which could be a potential hazard. This issue was brought to the managements attention and hopefully will be addressed as a matter of urgency. Overall a pleasant stay and will visit again.

Stayed here for a couple of nights. We were offered an upgrade which we took, glad we did, our room was spacious and had a great sea view. Staff were friendly and helpful. The ONLY negative thing and I really had to nit pick! was the shower temperature was tricky to get right. Breakfast was excellent. Had a great stay, Thankyou to all the staff. Would definitely recommend.

An oversight on our part not realising at the time of booking that this was a dog friendly hotel, very soon after checking in we had flea bites. Pest control and cleanliness needs addressing and perhaps this hotel should keep some rooms pet free. We looked to go elsewhere but there were no vacancies :-(

Upon arrival, we were informed that we had been upgraded. What a surprise, we opened the door and there wasn't just a bedroom and a bathroom, we had 6 rooms. It was an apartment and it was lovely. We stay here quite regularly and can't fault it in any way.

Paid for what I thought was a really nice room posh 4 poster bed etc. the bed was awful so uncomfortable and probably about 10 year mattress was on there. Checking in was easy and reception was nice. We had wet towels in the room and asked for the room to be tidied and new towels, come back after being out all day and the towels were still soaked through and not replaced and decided to take the wine glasses I brought with me, reception did sort it out within half an hour but still very poor.

Excellent service from everyone, very tentative and knowledgeable. Kids loved the pool. Breakfast was slightly expensive but on the whole very good and the evening meals were also very good... .....................

The hotel was lovely and in a great location near everything. The room was spotless and very clean, me and my partner was very happy. The hotel staff were so friendly and helpful. We will definitely be going back

We've just arrived back from this hotel and want to give a fair but honest review for you to make an informed choice. We felt very misled by this TripAdvisor rating (4.5 stars) which is incredibly generous for this basic 3 star hotel. Pros: -On the beach front and close to everything (railway/beach/pier/restaurants) -Nice view if sitting in the outdoor restaurant -Breakfast was nice (it was included in our rate) and while the restaurant is very dated the food was prompt, and the staff were very friendly/ accommodating; it was a selection of hot & cold food (either full english or veggie, french toast, kipper and some basic pastries/cereals/yoghurt and toast. Juice was included although a bit watery and nice coffee/teas to order). Staff were able to mix and match hot options for us which was nice Note: Normally the breakfast is 14.50; this would be quite expensive though if paying full price. We didn't use the pool so I can't offer any insight but had good opening hours (7am-930pm) Cons: - the hotel desperately needs a clean. I've stayed in a number of hostels/budget hotels and we were slightly horrified with the carpets/dust in the hallways, outdoor veranda tables, and mould/damp/spiders and stains in our room. I've attached some photos but the photo quality does not show the full extent of this. They need to up their game here as this is something which is not hard to rectify. There is an air of dust in the hotel and it is incredibly dated -the breakfast room reminds me of my granny's old B&B from the 60's/70s -we were really disappointed with the size of our double room; the online photos are misleading in the size and so I rang reception to check we were given the right room as it was tiny (rather awkwardly!)! They then phoned back to say they could upgrade us for an extra £100!! Given no room in this hotel could justify this rate, we offered an extra 25 a night to be told no! It was very strange customer service. - following that experience we then found a number of issues with our room which we were too embarrassed to mention (having already rung for a rejected upgrade!) - no soap, no information about room facilities or room service/general Eastbourne area, issues with the shower not working, damp on the curtains, stains on the counters and the bathroom door not closing fully; so it would open during the night and bang (or generally maintain privacy). -the room view looked out onto houses and the hotel had a skip/dump which was as you can imagine not very scenic. Not sure why the hotel could not clean this area up for a number of their rooms likely look out onto this backyard and it's not a pleasant view! - on our last night the bed was made and new towels but no new toiletries or any real cleaning (not that we had left it very messy but it is the little things!). - we unfortunately had little sleep as there was very loud banging from upstairs. My boyfriend phoned reception twice to help but this didn't seem to stop whatever was happening on the floor above us. Just generally, the walls are v thin and you can hear lots of noise/doors going/people walking, so if you are a light sleeper this is not the place for you! -other: be aware that the bar is very expensive- £3.60 for a diet coke - the rooms don't come with water, or mini fridge (maybe that was my error for not checking). There is a kettle and cups for tea/coffee which was restocked by the cleaner. -Despite paying for everything upfront they also take £50 deposit which takes a number of days to return on leaving the hotel- we weren't informed of this in advance which was strange. As we paid 112.50 a night for a room in this hotel, we were shocked at the quality of the rooms, cleanliness, and overall experience of this hotel. I would not recommend my family or friends to stay here and we will not be returning despite a pleasant time in Eastbourne town.

Lovely room. We had the standard double. Very clean with good side view of the sea. We had breakfast every morning which had a great selection of food on offer. The staff were very friendly and efficient. We would definitely recommend and will return again in the future.

This was a last minute getaway with my daughter who wanted some quality time as a ‘treat'. We are local to the area and wanted somewhere that simply offered clean facilities and a comfortable room. We were pleased to learn that there was an indoor heated pool and breakfast! Unfortunately, there were stains on the carpets and chairs in the room, clumps of hair stuck in the carpet pile, and there was no information in the room re: food menu/Wi-Fi etc. The receptionist, Summer I think her name was, was very helpful, polite and professional - the highlight of our booking infact. She arranged for information to be brought to the room so we could order some food. And water! And she even helped arrange for my daughters dessert to be brought up later so it didn't melt. Which I thought was very considerate!! My daughter and I found our way to the ‘pool' - it was incredibly small and felt very grubby. The water clarity was very poor, the changing rooms and ‘poolside' were damp and had black mould all around. Our room was very hot, no air con, and the windows dropped down as soon as you let go so couldn't stay open. The breakfast… my husband and two younger children came to join. The chair covers were stained and looked dirty. The glasses and cutlery were murky and scratched. The cups and crockery were chipped. The waiter pulled a chair from our table just as my 8yr old went to sit down meaning she landed straight on her tailbone and awkwardly on her hand, she was then in tears and pain for the rest of the day! He didn't show any empathy at the time or when we had finished and were leaving which I found surprising. The lady on the table next to us, who was eating with her child, very politely said “thank you, and sorry about the mess” - as there were a few crumbs and a used napkin she was leaving behind. I was shocked to then hear the waiter say “not sorry enough to clean it up though are you?!” After the lady left! This same waiter also charged past an elderly lady, who was walking with her cane in one hand and a plate full In the other, and it clearly startled her. He didn't acknowledge her or offer to even assist with her plate whilst she took her seat? Another waiter was also overheard talking about ‘being on holiday' and ‘spiking drinks', totally inappropriate!!

My son really loves swimming pool there, also location is perfect, always friendly staff. We love coming to Eastbourne, mostly to this hotel if the price is resonable. Never tried breakfast there, will do hopefully soon.

The staff were very helpful and friendly. and service was exceptional, nothing was too much trouble. There was plenty of breakfast choices from the vegetarian selection to the full English. The rooms were very clean

We had a lovely stay at Best Western York House hotel during the Eastbourne Airshow on 17th August 2023. Our room was ready for an early check in, which was a bonus. The Reception staff were extremely polite and efficient and check in was very smooth. They met my request for a ground floor room, which was very much appreciated. They also gave us complimentary late check out at midday, which was amazing. Thank you! The swimming pool was small, but lovely. The water was warm and comfortable. The pool had a capacity for 10 people. We used the pool on three separate occasions. The first time it was just us and one other lady in the pool, the second time we had the pool to ourselves and the last time, there were a total of 10 people including ourselves, so we were luckily able to use the pool on all three occasions. The breakfast was nice, but I have deducted half a star as they did not have any hash browns and they also forgot my beans, but did then bring me some when I asked. The selection of fresh fruit was also nice, but they had too many grapes and barely any melon. I would have preferred a better melon to grape ratio. The other slight niggles were the tight door (room 92) and having to ask for loo roll, as the room didn't have a full roll to start with. They did immediately bring me more loo roll when I asked. There were tea and coffee making facilities in the room, but not enough tea bags, they had two tea bags and four coffee sachets. I am not a coffee drinker. I would have preferred more tea bags and a couple of biscuits would have been nice too. Apart from the above minor niggles for which I have deducted half a star, we had a fantastic stay. The hotel is in an excellent location on the seafront. The mattresses and pillows were very comfortable too. If we were visiting Eastbourne again, we would happily stay here again. I have given five stars, as TripAdvisor does not let me select 4.5 stars, but my exact rating of this hotel is 4.5 stars.

The best hotel in Eastbourne! I stayed with my husband and two kids (9 and almost 3) for four nights last week, and let me tell you this was a great experience! Our arrival was smooth, our room was BEAUTIFUL, spacious and had a sea-view! We had a family room (Room 154) and it was just fantastic, our kids loved it too. The only slight hiccup was the toilet seat was unsteady, but the manager promptly came up and fixed it very quickly, which was great because I really didn't want to move rooms, as we all liked this one so much. Absolutely spotless and clean, lots of towels, the beds were comfortable and everything was neat and tidy! Because we stayed with a toddler, we did have to keep all of the floor-to-ceiling windows closed, except for one window (keeping it a secret from our toddler). That was the only draw-back to this room, but obviously there's nothing they can do with the fact that it's got the original windows (which kept out the sound wonderfully, not that there was much noise anyway, even though we were on the main street along the water), and they can't help the windows opening from the bottom. Because it was warm, I would have really liked to have the fresh air with the windows open, but they had already pre-empted this situation and had not one but TWO fans already ready in the room, and we only needed to use one, and only at night-time. Breakfast was fantastic, plenty to choose from, our kids really enjoyed the pain au chocolates! Wonderful location near the beach, very very friendly staff, who SAVED US when unfortunately we lost our car key (and we were afraid it had ended up across the street on the pebble beach overnight!!!) - fortunately someone found it on one of the lobby couches, thank god, and returned it to front desk, so the man on reception had it ready for us when I came down in a fluster on our morning of check-out, locked out of our car lol. Literally the housekeeping was the best and made up our room every day (we put the tag out to request as such), and even placed our kids' toys on the beds so nice every day. The bar was wonderful, the pool was great, the restaurant was great (we were there for breakfast every morning and also for the evening meal a couple of the nights). We also went to the Crown and Achor, about a 5-minute walk away, for dinner one of the nights, and we visited the nearby shopping centre too. Everything within walking distance, everything wonderful. Thank you again for everything! You guys are the best!

We really liked this hotel. Everything was good! Nice location on beach, big room, excellent bathroom with great shower, friendly staff, cheap parking in front of the hotel. Quiet rooms. Only two watch-outs: no air conditioning, and you can get lost in the corridors, looking for the way to reception.

Ideally positioned right on the seafront & great for families with a small indoor pool. The 2 bedroom apartment is clean, modern, comfortable & spacious. The breakfast was ok, staff were helpful & friendly. We would stay again but probably not book breakfast.

Hotel somewhat dated but well-cared for. In particular we appreciated the size of the (originally Edwardian?) bedrooms. Well up to normal BW standards. Limited dinner menu meant that we eat out apart from the first night. What made the hotel stand out was the attitude and attentiveness of the staff. Smiling when tired, good attention to detail (e.g. one of our party was a vegetarian, and on requesting the veggie breakfast was asked 'are you vegetarian or vegan?'). We ate in the bar since we had a dog with us, but not made to feel at all that this was a second-class experience. We felt valued guests, and that made all of the difference to a relaxing stay. Well done to the staff team.

Great location on the seafront. Easy walking distance to most facilities. Large comfortable and clean rooms. The food was good in the restaurant although we didn't have breakfast. All the staff were friendly and polite. After our stay, we phoned to ask if we had left an attachment to a Dyson Hairdryer. A most helpful receptionist called Edward, went over and above his duty to try and locate the item and called back a couple of times to keep us updated. Thank you Edward, you are a credit to the hotel. We would go back again and recommend it to others.

I always believe in writing a review be it good or bad There were only a couple of points to note here in the negative but mostly positive. Firstly the room I had which was a small double was perfectly adequate for my stay as a solo traveller. I wasn't intending to be spending much time in the room as I was attending a wedding and I have friends very close by so my time would be mostly spent elsewhere. So the room was clean well equipped and comfortable. I had a city view room as to me it wasn't worth the extra for a sea view. The bed was very comfortable the room could be ventilated as a small window opened so my sleep was probably just about the best I could get the terrace was a nice place to sit and have a drink while watching the world go by. It was a short walk from the train station so location wise perfect My only gripe was breakfast. There was plenty of choice and the cooked breakfast was adequate but the service on both occasions was not good. Both mornings it was some time before I was shown to a table and both times I ordered tea only for it to be forgotten about and I had to ask again when I was half way through breakfast. However as I say this was really only a minor thing I did use the pool and this was quite small but I did have it all to myself one morning so that was a bonus. I would definitely stay here again and it did provide good value for money

Took our dog with us and when we got their they had set up a bed and bowl for him for the stay. At breakfast we asked if we could have some bacon for our dog and they brought him scrambled eggs and bacon which he was very happy with .

Very disappointing hotel, very old and tired. needs a good clean. Worse hotel I have stayed in for a long time. Bathroom dirty. Curtains in bathroom ripped and grey. toilet brush rusty. Stains on bedroom carpet. Bedroom curtains disintegrating. Bed springs poking through. The hotel only uses the Best Western branding, nothing to do with Best Western standards. Restaurant dark, Food very average. Receptionist very unfriendly. While you are eating your breakfast people come through the restaurant to get to the pool with all their bags and swimming aids. Very expensive for such a a disappointing hotel. The hotel only uses the Best Western branding, nothing to do with Best Western standards. Lots of other great hotels in Eastbourne ! The manger needs to take a look at his bedrooms.

A good sized room and bathroom. Air conditioner was welcome. Good breakfast though things ran out (eg fruit salad) and weren't replenished. A mini fridge in the room would be great for soft drinks and fresh milk. We were there for the tennis. A lengthy walk to Devonshire Park - ok for us but probably a bit far for more elderly. Lovely sea front location. Staff were lovely - professional and helpful. Will stay here again.

All staff very polite. Two blonde girls. Older one very polite, however the young polite not respectful. I thanked her twice and was very polite to her but she simply ignored me, didn't ask me if I enjoyed my stay. Been staying in different Eastbourne hotel over 20yrs and never experienced rudeness

Situated near to the pier on the seafront the hotel is well presented. Very clean and an excellent breakfast served from 7am if you need an early start. Staff were very friendly and the bar was well stocked.

We had a lovely stay as usual with best western hotel. The staff were always professional and helpful. They made our pet feel welcome with little treats. As this was our first stay with a pet, they made us feel comfortable and safe. Special mention to Tom, Darren and Dasa who patienly answered our questions. The lady in the reception was also helpful, my apologies I forgot her name. The only issue was the warm water in the shower was too hot.

We just returned from an excellent stay in the York House Hotel. The staff at reception and in particular Darren, were outstanding, making us feel like special guests. Breakfast at the hotel was a great way to start each morning and I highly recommend including it in your stay. The location of the hotel is ideal for exploring Eastbourne and hiking to the Downs and Beachy Head. We definitely will be returning soon!

Bed so uncomfortable, barley slept. Thin sheet for a duvet. Reception staff absolutley miserable upon arrival and checkout, and very rude. Didn't ask how our stay was when we left, which my response would have been terrible. Room was dusty and run down as is the entire hotel. Would not recommend at all, infact we nearly went back home half way through the night... Oh yeah and someone's stains in the bed..

What a pleasant place to say ... Our room 214 is amazing very clean and huge. We are only here for two nights ... The first night we ate in the restaurant... The food was completely amazing and brilliant value. The breakfast the following day was far more than we expected for a budget escape. The thing that has stunned us the most are the amazing staff, welcoming, warm, chatty appropriately tinged with a sense of humour (not cardboard cutouts). Edwardo couldn't do enough for us ... But all the staff are the same ... This is our second time staying here in the last 6 months with our friends and we will definitely be back. It's the first time I have ever eaten in a hotel restaurant that I've booked to stay in ... But I can't wait to come back My only gripe is ... I wish I had booked more days xxx thank you all sooo much.

Just arrived home after another excellent break at the York House Hotel. From a freindly check-in, warm clean room,excellent breakfast and service the York House always exceeds in ensuring our breaks are enjoyable.All team members are professional, freindly and pleasant, and work exceptionally well together to ensure the high standards to guests within the hotel.Great location opposite the beach with plenty of outside seating to relax and enjoy the view.On this visit Martin in the restaurant has joined the team, and he was exceptionally efficient and it was our pleasure to have him as our waiter. Looking forward to our next visit.

My daughter and I spent 3 nights here when visiting her grown up children who live in Eastbourne. Booked an executive room for extra space. Bed was comfortable. The decor a bit tired. We made use of the pool, it was very clean and the temperature was perfect. It's not a large pool but we had it to ourselves for almost an hour which was good. We would use this hotel again.

Lovely place to stay. Parking good, along the seafront, had no problem finding a spot at any time. The staff was friendly and proffesional. The cooked breakfast was lovely. vegetarians well provided for. The bed was really comfortable and warm. The room, we had a sea view, was roomy with lovely hot shower, very clean. could not fault. we will come back again

Very enjoyable Afternoon Tea. 2nd time we had been for Afternoon Tea in a couple of months. Greeted by Darren, the Duty Manager who provided excellent attentive service, nothing was too much trouble. Seated at a table overlooking the seafront and beach. Could not have asked for more.

I have stayed here before a few times in crisis. I once paid for a short stay in the deluxe room with spa bath (for me!) as a 50th Birthday Gift to my partner and the next time I was there in crisis and the Reception said they would upgrade me to that room although that never happened sadly. It is hard to find a spa bath! Last time I was here I had a bee flying around whilst using the toilet which was embarrassing as I had to get a member of staff to catch it with a net. This time I preferred the room as it was not brown and depressing like the last time. It was brighter (see photos)I like Best Western overall.

I love open water swimming. So convenient this is located in front of the beach. The indoor pool was small but opens till late. Parking is free on the side of the road or beach front if you get lucky to find a spot, the reception will give you £2 voucher. I recommend the Dolphin restaursnt for fish and chips, just behind the hotel. The local breakfast café is in the same street just after the Sainsbury's.

My fav Best Western Hotel I will always go back to for its friendly staff and fabulous rooms and location. Standard rooms are a good quality and the exec and 4 poster rooms are the best. Very relaxing stay with all staff from maintenance to reception who work really hard to make your stay top notch. Thank you.

We have stayed at this hotel for many years and have always enjoyed a warm welcome from the staff. We keep going back there for that very reason, plus, the seafront aspect makes the stay even more enjoyable. With good food to enjoy in the Verandah restaurant, and a very comfortable seaview room, what is not to like!

Afternoon tea (sandwiches, scones, cakes) - Really attentive, friendly staff and nothing was too much trouble. Nice atmosphere and table in the window. Tasty food served, and well-made hot drinks. Thank you again, will return next year.

Check in was friendly and efficient by William. Our room was clean, spacious, warm and full of amenities. Great view across to the beach. Breakfast the following morning was hot, plentiful and served with a smile. A great hot spot and one to recommend!

We were extremely happy with our weekend stay at the Best Western Hotel, York House in Eastbourne. Staff were brilliant, room clean and comfortable, breakfast exceptional. Would definitely go back there for another break!

Lovely hotel, with really friendly, helpful staff. Rooms are comfortable, with everything you need. Not too far, assuming you are mobile, to the pier and shops. Just immediately across the road from the beach.

I've stayed in a few hotels on the front in Eastbourne and as far as the cheaper end are concerned, this is by far the best deal. I'll be returning for sure and looking out for Best Westerns when travelling elewhere.

Fantastic value break and large room and sea view given thanku nothing like beating winter blues and going to eastbourne love this hotel and stayed few times also like swimming pool low season and had all to ourselves for a little swim.had room only board

As a bestwestern member I received a room upgrade which was a deluxe four poster what a great surprise, lovely large room with many extras thank you so much had a enjoyable stay, also had a evening meal in the restaurant which was cooked perfectly fresh and hot. Breakfast was a bit of a let down as it wasn't very hot and the coffee was warm, the food was bought out to you very quickly but too quick as we only took our cereal to the table so had to leave it and eat the warm breakfast apart from that everything else was good great helpful friendly staff.

Arrived Monday 24th Oct until Friday 28th Oct on an Avonia coach trip. Everything exceeded expectations - based on some 1/2 star reviews on Tripadvisor. Throughout the hotel it was clean, fresh looking re-furbished(?). Our room No 370 was also excellent. Clean, well-appointed, comfortable and quiet. Huge bathroom with fluffy towels to match. Free Wifi, large screen tv, tea and coffee making facilities, large, efficient electric heater. Well serviced by a chamber person. It was on the third floor so the two lifts were well appreciated. All staff were pleasant, efficient and attentive. Food was also of a high standard both quality and portion size, Reduced dinner menu as we were a coach party and obviously cost was a consideration but still more than adequate choice. Breakfast the usual self-service followed by cooked choices. All fresh and very tasty. Can't praise this hotej enough which could be described as punching above its weight. Well done management, staff and Best Western.

really enjoyed our stay. The pool was always warm, changing room small but it was a great part of our stay as its open from 7am-9:30pm. Small budget double room was very spacious, everything you need in there. Staff super friendly and its a perfect location.

I have just returned from a mid week break. The staff at the best Western York Hotel were lovely. I thoroughly enjoyed our stay. The breakfast was great and was served by friendly staff.the lady on reception was very helpful and called a taxi for us when needed. I would not choose a ground floor room next time but it was nice and clean and was serviced for us during our stay there.

we fancied a short break in eastbourne and after researching accommodation in the area and then joining the "best western " reward scheme it seemed our best choice was the best western york house - and what a treat this was - briefly- the location was across the road from the beach -- a short walk from the pier -- hotel was spotlessly clean throughout - accommodation was modern and comfortable - all staff most helpful -- breakfast had various options and was delicious.

Just returned home after a lovely weekend away at this wonderful hotel, overall nothing negative to say at all, check in great, room was beautiful so clean and the sea view is well worth the upgrade. Slept really well in a extremely large double bed, room was a bit to warm for me but was able to open a window and could hear the sea so relaxing. Breakfast was great and the staff so efficient and friendly. Even managed a swim in the pool, changing rooms could do with a bit of care has only one room locked but not an issue for us has me and my partner were the only ones using the pool. Overall can't recommend this lovely hotel enough and can't wait to return again one day

We upgraded to an amazing room..and we werent disappointed. Seafront views and all home comforts....fridge..big telly and jacuzzi bath..plus a massive shower. We had a lovely mini break and will definitely return. Yes the hotel is a bit tired in places but the lovely bar services and especially the lovely Spanish lady Itziar every morning at breakfast was a delight. Thank you we will be back. We stayed as a Buyagift package considerably cheaper than rack rate. It is a typical 3* British seaside hotel. The rooms were small but very clean and the staff friendly. Breakfast was plentiful but served luke warm. It is ideally located a short walk from the pier. We went in October and parking was difficult along the prom. As the hotel has no parking they provide one day parking tickets for £2. In the summer it would be a nightmare. There are several steps up to the hotel so not suitable for physically challenged. I don't know if there are other ways into the hotel. We did not have dinner at the hotel but at The Marine pub just behind it which was very good and excellent value.

Me and my husband got married at York house september 2nd and everything went perfectly! we both had the most magical day and evening and the staff were more then accommodating to ours and our guests needs especially Darren who was amazing from our first meet all the way up to our special day. Would 100% recommend this hotel for anyone wanting a hotel wedding. the room stay(night before and night of the wedding) was perfect to no faults what so ever!

We feel (after 3 stays) that this is a very nice hotel in a good location for the town centre and buses (stop right outside). A fantastic indoor heated pool, good breakfast and comfortable rooms with Wi-Fi.

We booked our stay and reserved a standard Seaview. When we arrived we were upgraded to a room with a four poster bed, separate dressing area, bathroom with walk-in shower and a bath which included a jacuzzi. This really made our stay. The hotel staff couldn't have been more friendly.

It was nice to come back to the best western York house eastbourne especially with this being our daughters first little holiday. Everything which we asked for after booking was accommodated for that being a fridge in the room for my wife's medication to a travel cot for our daughter. Our sea view room was very clean and all staff we come across were friendly and polite. Yes there was a few negatives this being the double mattress being very soft which luckily enough we had a single bed in the room which was a bit firmer for sleeping. Pillows were hard. Oh and please bring back the hot breakfast buffet. The full English on the menu was okay but missed the hit buffet. Overall was good to be back at York house as the location is excellent to getting to local amminities hopefully see you again soon.

I stayed one night as a solo traveler in a small double. Pros: convenient location with on street parking at reduced rate with permit. Room very clean. Bed generally comfortable. Bathroom spotless, with a great shower and amazing fluffy towels. Toiletries looked decent (however I didn't require). Swimming pool was a bonus and was lovely and warm. Cons: Room location was on the stairwell near reception so quite a bit of noise. Corridor smelt like stale cigarette smoke. Pillows on bed too hard for my liking. Swimming pool tiles looked like they need a scrub (probably as end of season), and during dinner time the smell of food in the pool area was overpowering. Would stay again if in the area as felt overall good value.

My family and I had a groupon voucher for afternoon tea so we went for our wedding anniversary. Upon arrival we were greeted with a smile and shown to our sea view table. The tea was fresh tea which was nice and the sandwiches were a selection of ham,cheese & pickle and the cakes were chocolate, lemon sponge and scones which were all very nice.

We stayed here for 4 nights with a coach party half board. The staff were wonderful especially the manager who helped out everywhere to ensure good service was maintained. The food was excellent. Pre ordered dinner meant fast service. We had a sea-view room on the second floor and it was perfect for us. Well done despite the national staff shortages in the hospitality sector.

My wife and I were celebrating our wedding anniversary and drove down to the coast from London. Check in was simplified by being able to check in 24 hours earlier via an email sent by the hotel. This made arriving at reception quick and efficient. The room was lovely, nicely presented on the 2nd floor, we got a side room and there was a decent enough sea view. We spent most of the weekend out doing Eastboune things but all the staff were incredible and helpful when we were in. The room was made up on our return overall the hotel, clearly a dated property was very well maintained and clean Breakfasts were lovely, from cooked breakfast to a buffet continental and again the staff were amazing, a real credit to the hotel. We thoroughly enjoyed our stay. A short walk to the pier and attractions, bars and restaurants. Thank you!!

Used a voucher to book a room and breakfast package. Check-in lady was very friendly. Room was very clean and spacious but hot and dated. Common areas such as lobby, corridors, elevator, carpets etc could all do with an upgrade. Very good location and didn't struggle much to park even on a weekend in the school holidays. Breakfast was lack lustre but did the job. Overall considering it's a 3 star - you get what you pay for and it was all you needed just to sleep really!

Stayed here for 4 nights. ( I do have photo's) Questionable way handed room key on check in , from a Covid aware point of view ? They were like a pack of playing cards in the man's hand who was handing them out. Not the best start . We were hot and tired after a long journey . Room was situated at the back of the hotel. Fantastic view ........of the BINS!!! Woken each morning ( 5.33am , 6.55am !!!) by the binmen , screeching of last nights bottle collections , recycling wagons - you name it . We were supposed to be having a relaxing break! Despite asking at reception we just met with indifference and a very unsympathetic staff - unless we paid considerably more, per night . Room was in need of tlc and would benefit greatly from a thorough clean . 2 days room servicing missed , despite us asking at reception- ?? Husband asked for some extra tea bags , so that we could enjoy a mug at supper time in our room - he was given one bag . Oh yes, on arrival, the room had ONE bathroom beaker and ONE hand towel, ONE bath towel . Our booking clearly stated the pair of us . When we asked , we were told by reception that the other set of towels are " in the drawer" - ??? I have never ever known the 2nd guest on a booking , towels to be in a drawer? I too , agree with Belinda from London's review regarding water. I have a reason to drink lots of water and I too, do not have much tea and don't drink coffee . My husband asked for a jug of water and was shown sparkling , which they wanted us him to purchase? He asked again for a jug of tap water and was given a half carafe size - no glass given or offered. He despaired and just brought that up to the room . I had felt very hot and a bit faint with the heat so thought best to stay put that evening and have water . Nightmare- never had so much trouble anywhere we have stayed , like this. Bed extremely lumpy and uncomfortable . Valance held together with velcro , all showing . Yes, a 3 * , but oh dear me do come on - does it really have to be like this?? Staff in restaurant totally unsmiling throughout until checkout day . No conversation. Suggestion - if you , York House Hotel, are gong to sell back of hotel rooms to guests - is it at all possible to at least perhaps paint the back yard , clear all the weeds and burnt rubbish down there , and possibly put a little colour in the way of plants ? Please note also ....Disabled access not good at all. Front entrance has VERY high steps also. Even the front ramp has steps on it , leading to more very steep steps to negotiate. If we ever go to Eastbourne again, we would NEVER stay here.

Beachfront late summer Holiday We cannot fault the Best Western, York House Hotel, Eastbourne! We have now stayed here twice - not consecutive years - on both occasions the service & the facilities were extremely good

Birthday celebration for my wife. We have stayed many times at York House and expect and get wonderful treatment from ALL the staff. Very surprised when I read some criticism but some people will moan about something. We will always use York House when in Eastbourne and can onlly praise the staff, room and food

We have stayed at this hotel previously, prior Covid and was a little unsure if anything had changed. However the hotel is still well situated and the reception staff were very friendly. All in all, a good birthday weekend with a free air show included.

Congratulations to all staff for being friendly and helpful throughout our stay. Thank you. We have stayed at this hotel several times before, and will certainly do so again. We particularly enjoyed sitting on the veranda for a meal the afternoon we arrived, and for drinks the night before we left.

I won't completely go over board on the critisim, after all it's 3 * but it's prices for the stay was not. Me and my husband stayed here for 4 days. Kept waiting on the check in with a very unfriendly lady on the desk. Portuguese accent I think. Should have apologised for keeping us waiting and least greet. Is that hard. You are after all front of house. Hot as hell. No air. On. I would never have stayed here. Given a fan in my room which did nothing. No water provided in the rooms. I don't care for tea and coffee but water is a must. Needs a good clean. Carpets stained and grubby. Not a good look. My room with a huge black head board, scary. Out of date. Staff too young. Inexperienced. What's with the very long blue nails serving food? Would not get away with that in London. Depressing brown lounge, full of old hens been let loose from their husbands. Umm . There won't be a next time

Super dog friendly hotel (though £20 per night for the dog is the most we have ever been asked to pay, normally it's around £10!) Great location, we were lucky with the weather, so were able to enjoy our drinks on the veranda, and trot across to the beach directly opposite for a quick dip. Town is a 10 minute walk away to Terminus Road where the restaurants are. (We very much liked Gianni's, where we had both lunch and dinner). We also had dinner in the hotel on one night, and the food was really good.......the griddled peach and Brighton Blue Cheese salad and the Braised feather blade of Sussex Beef both highly recommended. The service was excellent. Exceptionally pleasant and helpful staff. Stuart (don't know his last name, but he is from York!) seemed to be around for most of our stay, and was attentive and friendly, and nothing was too much trouble. Room wise - Big bed- very comfy. Only downside was the walk in shower, the water did not drain quickly enough (in our room at least) which meant the bathroom floor got very wet, and could be a bit precariously slippery. There is plenty of parking on the road outside (in the designated area between the 2 zebra crossing and on both sides of the road). We arrived at around midday for a 3pm check in, and the staff issued us with our £2 hotel permit immediately, which we renewed each morning.

Large room for four. Spotlessly clean. Very good breakfast and all staff friendly and courteous. Close to the pier, 15 minutes to town, plenty of choices to eat and drink. Rooms quite, lovely seafront position.

On checking in we were given a warm and informative welcome and allowed to check in early as the room was ready. Room was large and spacious, with a great view of the sea, even a dog bed and bowl had been supplied. Breakfast was good with lots of choices. All staff were very friendly and courteous. Parking permits could be bought from reception if you were lucky enough to get parked outside. Definitely would recommend and will stay here again. Thanks Stuart and the team.

Our grandchildren visit us every year unlike the previous years, this year we decided to visit Eastbourne instead of London. After searching for hotels we discovered the fantastic two bedroom apartment within this lovely hotel Best Western York House Hotel. Great location for all attractions and restaurants. We had such a lovely time…. The apartment was fabulous lots of room especially the lounge/dining area where we played games, had our sandwiches etc… Full praise to ALL the staff who were warm and friendly and always willing to help. I don't know all their names but a special THANK YOU to Gracye Nunes who helped me make is happen!!! We cannot wait to return to “our” apartment.

Me my husband and 12 year old son stayed here for 3 nights. Room was great and beds were comfortable. Bathroom had walk in shower and was quite modern. Loved the victorian windows and also the sea view from them. Food was great quality and really enjoyable. Staff were really friendly and very helpful. They work very hard and it shows. My son loved the swimming pool. Thankyou we really enjoyed our stay.

My family and I traveled to Eastbourne on a regular basis. We stayed at best western and really enjoyed our stay. Everything from the staff at reception and breakfast staff. They were welcoming and accommodating. The room was great, nice and clean.

I stayed here with my husband for two nights in early July. We had previously been given a 'Two Night Memorable Hotel Stay' gift voucher and redeemed it for this break. We really enjoyed the stay, our room was quite basic and on the small side but it was clean, comfy and had everything we needed. What elevates this hotel for me to a 5 star review is the staff. Everyone we met in reception and in the restaurant was friendly, polite, professional and really made us feel welcome. If I return to Eastbourne I would use this hotel again.

Located on the seafront, five minutes walk from the pier. You can usually get parked right outside and get a ticket, for £2, from Reception, which lasts until 11 a.m. the next day - bargain! We are always very warmly welcomed and our room is always clean and comfortable. Breakfast is often included in the price, which is of an adequate standard - plenty of choice of fruit juices, yogurts, cheese, ham, pastries, toast, fresh fruit, etc., followed by your choice of hot food - again a good selection. As I have said before, we find the bar doesn't have much atmosphere and is sometimes a bit of a strain with the tv sound mixing with music, but the terrace outside is a very nice place to have a drink, with a view of the pier in the distance. We are very happy with York House and special thanks go to the staff - very caring and helpful/friendly. We go as often as we can.

We have just returned from our coach trip holiday at this hotel. On the whole we had a very pleasant stay. Food was good and seemed to get better as the week went on. A special shout out to Eadie in the restaurant and Roberto in the bar who were both friendly/ smiley but also very efficient. There was however a male member of staff whom we encountered at times both on reception and in the bar who was rude and felt that he was not enjoying his job. Needed some customer liaison training. Our room was quite small but adequate at the rear of the hotel. The outside verandah needed a little care and attention.

Just want to say a huge thank you to Darren and all the team at the York House Hotel for a fabulous day! A great deal of planning goes into a wedding and the help we had along the way was excellent, nothing was a problem and everything went like clockwork and as expected. All our guests thoroughly enjoyed the wedding breakfast and the evening buffet. We also had glorious sunshine which I'm sure they ordered just for us! Thank you sooooo much!

Very lovely staff, nice family room. Will stay again, had a small problem with the breakfast but they sorted it asap, cannot fault the staff, lovely people. They even gave us a fridge when we asked if the room had one. So drinks were nice and cold

Never been to this version and we will NOT be back. Absolutely grotty room overlooking a cesspit at the back of the hotel. Asked to move rooms.......no Had a meal in the "restaurant" on Saturday night. It was "heaving" with just the 2 of us!!! Says it all really. the staff are to young, inexperienced and the older ones are just plain rude. Large coach load in, obviously out to make a killing, most disappeared to a warmer welcome, and it was 38 degrees at the time!! The hotel is tired and knackered, DANGEROUS bathroom, I slipped and sprained my ankle due to the lack of space and bath/shower mat. Old people beware. I have stayed many times at Best Western and this is one to be avoided.

No air conditioning, no cleaner unless requested. Dated holiday needing a good clean. Not a cheap hotel either so expected a better stay. Barman unfriendly and felt like it was an effort to serve us drinks.

We stayed at this hotel, and had a superior double and family rooms, both sea view. The reason we were in Eastbourne was for the Ironman weekend, Or "IronBourne" Whist the hotel was a good choice geographically we found strangely that most of the staff had no idea the event was on! However that apart the rooms were adequate, breakfast was equally adequate made all that much better with the attentive Edey on duty, she was very friendly obliging and courteous, (even with a broken ankle), bless. Mikelina also was helpful and courteous.

I spent 6 days here just recently with a coach party of choir singers to sing at 2 venues in Eastbourne and local areas. On arrival check in was prompt but there was only 1 lift accomodating 4 people so waiting time to take us and our luggage to our room was quite lengthy. Room was basic but bathroom was decent with a good shower. But the evening meal was an abortion on the first night. The deputy manager was very abrupt and treated our coach party like rounding sheep up. We had to sit where he told us and his manner was quite dogmatic. We had the same vegatables for 3 nights running. Carrots and turnip. No green vegatables to be seen. But must say that the breakfasts were first class. We were served at the table with whatever we requested.. No getting up to choose from a buffet. Must say I wouldnt choose to stay at this hotel again and certainly wouldnt recommend it if you like a bit of freedom at mealtimes.

We arrived around 5pm and the hotel was pretty full. The check in process was efficient and friendly. Applebees is right in the hotel, we were tired, so that worked out really well. The bed was super comfortable, the TV was great, everything was good. THey had tea and coffee out all the time, which was great. Breakfast was excellent....hot and well arranged. We'll be back.

Stayed after completing a sorting event. Easy to find Easy check in. Room clean and tidy, bit warm, no air con but sure if you ask there'd be a fan to use. Body wash etc provided. Was looking forward to a decent shower after a long day hiking for Macmillian, sadly the shower was dangerously scorching, with no cold water. Too tired that night to advise reception. Informed reception early this morning but was met with no acknowledgement of the inconvenience or an apology. I reiterated how it was potentially dangerous to have such scalding water, so sincerely hope my findings were acted upon. Other than that the hotel was a nice enough place.

We booked this hotel last minute on the way home from another trip. The check in staff were so lovely. I was greeted by William the manager and another man who was reception. I was delighted to see they were dog friendly as we had our doggy with us. The check in process was quick and easy. We found parking right away outside the front of the hotel, we was given a parking pass from the hotel to park there. Once we got to our room, we had a knock at the door, it was housekeeping with a dog bed and dog bowl! I thought how lovely was that, I really love it when hotels make a fuss of our dogs. The dog was allowed in the bar area aswell which was great for us as some places they are only allowed in the the room. I will defianlty stay here again.

We had a great time and stay in Executive room with kitchenette. Small stovetop and microwave and few plates/glasses. Staff at reception were great and also catering staffs were wonderful. Breakfast was basic but delicious. I put 2 star for the room just because the windows were not cleaned from inside and could see spider webs around the windows. Bathroom had mouldy and dust behind the TV and on the radiator. Had a couple of spiders and beetles.

Although this is a old building and could to with a update the room we had facing the sea was amazing big 4 poster bed with dressing room a Jacuzzi bath and a shower Well worth the money and would Definitely return again the breakfast was nice and was served very fast once ordered the bar bar area was ok and it was nice to sit out on the Veranda out the front what the world go by there is parking out the front which reception give you a voucher to display

Booked this hotel due to family Funeral. The hotel was clean and the staff were friendly. The hotel is in need of refurbishment, especially the carpets and the front door, which is very poor and gives a bad impression. Front rooms are affected by the road noise, due to the very busy road , as is the seating area outside the front of the hotel. Overall for the price you pay , the hotel is reasonable value for money

It needs a really good clean every thing was dirty, so much so it was hard to even push op[en a door with out feeling you then needed to go wash your hand, and the same with the dirty lift, and dont start me off about the grotty room,

We often stay at York House in Eastbourne, nice - though small - indoor swimming pool, friendly staff, good rooms with four posters and lovely views along Eastbourne seafront. Short walk to Redoubt, Pavilion with jazz on Saturday nights and Princes Park to East and short walk to Pier and town to west.

My son snd I spent three nights with Elmo, a 10 month old labradoodle, who had never stayed awY from home before. We had a self catering apartment that suited us fine. Nice building and lovely staff, very helpful Extremely clean throughout Nd it looked like it jD bee newly refurbished. The kitchen seemed brand new. We had two large bedrooms, two bathrooms large sitting room with sea views and a kitchen. The beds were very comfortable and the pool was bonus. Parking on the sea front is easy, convenient and cheap. I wish we could have stayed longer. Excellent location bra h across the road and extensive shopping including Lush Bd Primark within Bournemouth 15 minutes walk. My only suggestion is that there would be fans or sir cin in the bedrooms as the windows are dog and child safe and don't open very wide.

My partner and I had a Red Letter Days night away so we decided to use it going to Eastbourne for the weekend and the Best Western hotel came up as one of the options. After a quick search on Google to check out the hotel, we were impressed so booked up. I phoned and spoke to a man on reception and explained we had a 1 year old and we were asked if the hotel were to provide a travel cot. We expected to take ours so that was a nice offer so we gladly accepted. Check in was at 15:00 but we checked in a bit later at around 16:30 after spending the earlier part of the day enjoying the lovely weather and taken a wander around Eastbourne. On arrival, the gentleman at reception explained that they had upgraded us free of charge to a room with a sea view - a lovely little extra. The room was spacious and the bed was huge. All the usual extras - body wash, shampoo, tea and coffee etc. The hotel was clean but if I was having one slight moan it would be that there was a glass beer bottle on the floor outside the lift on level 1 when we arrived and it was still there when we left the following day. Maybe a member of staff can just take a walk around the hotel before clocking off and ensure there's no mess. We went into the bar in the evening for a drink before we went back to the room and there was a decent selection of alcoholic drinks. Reception were always available when we walked past. The following morning we went down for breakfast and the 2 highchairs were being used but the Restaurant Manager told us as soon as one came free then they'd bring it over, as we sat our 1 year old on a chair for the first part of the breakfast. True to her word, 10 minutes later, she brought over the highchair for us so was very attentive. One of the other waitresses was also very good as we ordered Porridge with chocolate chips for the child and she filled up the whole pot of chocolate chips and said she gave him extra which made us feel good. Easy check in and check out, made a really enjoyable little break away. We have already said that we'd like to go back to Eastbourne again and we'd definately stay at the Best Western again. Great service guys, thank you for looking after us during our overnight stay.

A lovely Victorian building on the seafront, although old it is impeccably maintained and clean, the staff are possibly some of the best we have encountered in many years of staying in such places. Parking is an issue as these hotels were not built to accommodate cars, if a space on the road outside the hotel is available you can buy a parking voucher for £2 for the day or parking is free on the side streets. York house hotel is in a prime location for the beach obviously but also close to the town and rail station. There are plenty of bars and restaurants very close by although we didn't dine in the evening at the hotel we did enjoy the breakfast.

Good stay, note that parking can be a bit hit and miss the hotel can give you a voucher for parking but finding a place not easy. Food service for breakfast was very good and professional, reasonable quality food although the coffee not great. Room very clean and comfortable. We had booked as taking a dog with us but somehow this was not on the booking so the promised bowl, bed and treats were not supplied, howvever the hotel is very dog friendly.

Pre covid, my daughter & I have been regular visitors for 8 years. So great to be back, alot of the old staff, like seeing family. A place to relax, unwind, feel valued, breakfast great too. A great room to accommodate our needs with sea view, thank you Stuart. See you all soon

Lovely hotel, very friendly and helpful staff. Room was great, nice big sized bed, bath/shower worked well. Sea view was brilliant. Didn't get a chance to use the swimming pool, hope to next time. Will use hotel again.

Upon check in I could sense this place was something special. I was never disappointed during my stay. Facilities and staff were fantastic!. I normally stay at Premier Inn for Buisnees or Pleasure breaks but judging on quality of services I will now be booking Best Western as over and above. The Team is a credit to themselves and the hotel. I can't wait to go back.

Very friendly staff, nice spacious room. Breakfast was very nice, the bar & amenities were good. Its beach front & very close to the pier, the weather was lovely which always helps the mood. Shops & a lovely laundrette just round the corner too.

I took my mum to Eastbourne just for a night for a quick break for her birthday. We had afternoon tea with prossecco, snacks in the bar in the evening and obviously breakfast. All the food was to a high standard and staff very attentive and friendly. Had a swim lovely and warm. Upgraded to a sea view only £20 which was fab.Very good value all round. Will be going back again maybe later in the year.

Ask for rooms to front of hotel as first room was at rear which was not big enough for two had to pay additional cost to move to a larger room overlooking the sea which was fine you also need to ask to get room cleaned on second day

The hotel has an amazing location, friendly staff and the pool was lovely with long opening times. We were able to leave our bags before check-in to go explore the town and beach. I would 100% book again.

Stayed for one night with family in two rooms and the rooms were clean, spacious and had great views out to the beach. we used the pool with our kids on the afternoon of arrival and it was warm and a nice clean environment. we never had any food at the hotel so cannot give any review on that but overall the hotel is clean and very well located for the centre of Eastbourne. Only criticism is the pillows are very hard and the beds also quite firm (some may like that though).

We used a voucher that our children had given us previously to celebrate our Ruby Wedding Anniversary. We were pleasantly surprised that we had been upgraded to an executive sea-view room by the hotel which was very generous of them. The room was huge and the decor / facilities excellent. The breakfast was delicious and the service by all the friendly staff was very efficient. The beautiful weather made it even better. Would definitely stay there again. Thanks to our children and thanks to Best Western York House Hotel for making our Ruby Wedding celebration perfect.

We visited the york bestway hotel and had a really nice time. the room was well equipped with tea and coffee. I feel like the reception staff for a bit moody and didn't want to really help us they were unapproachable. Especially the gentleman I didn't catch his name because he didn't actually look up and acknowledge us when we was at reception he just ignored us about three or four times. at breakfast we I had some problem as I found some hair in my scrambled egg which put me right off. but they've rectified it by bringing me a different plate so that was okay. I am also want to Acknowledge one of the people who works as a waiter he was very attentive and polite and went Above & Beyond to make us feel welcome breakfast time. We really enjoyed the complimentary drink.

Nice room, great breakfasts, friendly staff. Receptionist Ellie was extremely helpful, polite and professional. Instead of the one night we had planned, we stayed for three! The pool was a great addition. Lovely sea view right on the beach.

My husband and I stayed for a weekend event at the hotel. We had a studio apartment on the third floor with beautiful sea views. The main evening event was in the basement and the dance floor was just great for accommodating us enthusiastic dancers and the bar coped with us thirsty lot admirably. We had 2 breakfasts and 2 evening meals and the staff couldn't have been more helpful and really went the extra mile to make our stay comfortable. The food was generously portioned and we had the best hotel breakfast I have had for years. I would recommend this hotel if you want a comfortable stay in an ideal position for the sea, shops and sights of Eastbourne.

Overall good could do with USB ports in rooms stains on sheets and matters cover pillow hard ordered sandwiches in the bar after a hour 2 of us received ours and 1/2 hour latter the other 2 received there's breakfast we asked for crispy bacon and very good rest of very good poached eggs perfect service and staff outstanding

we booked a special deal and was offered an upgrade, the room was excellent quality, (better than the 3 star rating). Breakfast was of a high quality and the staff friendly and helpful. the free use of the swimming pool was, an added bonus and gratefully used. overall for our short break an exceelant choice of location

Breakfast very good and staff attentive. Bar too expensive and real ale (even in bottles very limited) rooms clean and plenty of tea and coffee! UNFORTUNATLY AROUND THIS HOTEL IT APPEARS THERE IS ACCOMODATION FOR IT WOULD APPEAR PEOPLE NOT SO ACCOMODATING TO OTHERS NOT SO COMFORTABLE WALKING HOME LATER ON IN THE EVENING! Don't let this put you off though as this hotel is fine! I still would recommend! And will be back soon.

Visited family in Eastbourne. Had a family room with our 2 grandaughters. Given a lovely room with gorgeous views. Comfy beds. Plenty og room for the 4 of us. Towels large and fluffy. Good choices at breakfast . Will definitely visit again

We booked 4 executive family sea-view rooms for the weekend and I was suitably impressed!! Number one above everything are the exceptional staff. We had great service from absolutely every member of staff! We brought our two dogs with us (no extra charges) and we were all made to feel welcome. We knew (from reading the reviews) that the dogs could not go in to the restaurant so we had dinner in the bar. We had the same menu and the same service as the restaurant . The evening meals were utterly delicious and the cheese board was ginormous!!! We were accommodated in the bar again for breakfast and the restaurant staff were amazing. Our rooms were all great, I requested showers for elderly relatives and actually we all got great en-suites with walk in showers. The rooms were clean and well presented and the views were stunning over Eastbourne beach. We parked on the road which was easy enough, I'm sure in the Summer it might be a bit more challenging! Whilst here we also ate at The Beach Bar… again utterly delicious food and also dog friendly. We ate at the Crown & Anchor pub which served good pub grub, super friendly staff and dog friendly! We took a drive to Sovereign Harbour and had awesome coffee and cake at Di Lietos. An import note the hotel and all the named places we went to served gluten free options too! Fab choices! All in all a great hotel to go to with your dogs (and family!). We all had a super time!

Eastbourne is delightful, especially when the sun is shining. There are many hotels on the seafront - looking very similar to each other, but I doubt whether any of them can match the staff at the York House. Everyone was friendly, helpful and always made us feel that we were welcome.

me and my husband was so looking forward to our weekend away for our wedding anniversary. we was delighted with our room AT FIRST i went to make a cup of tea to find nothing was working no tv no kettle so I tried to call reception with no answer so I had to go down to let then know. the lady said she would sort it out . I went back to my room and everything was working .then it went again witch made me nervous that the electricity was faulty but thankfully all was ok. later that afternoon I went to eat an orange that the hotel provided as fresh fruit . well that was not the case I picked the orange up to find it was mouldy I don't no how long it had been there. I no it might seem that I'm over reacting but i was really upset as it was suppose to be a luxury room. Anyway I thought don't worry lets have a nice time. the next day we went for breakfast I got a yogurt and some toast I went to eat my yogurt my husband said don't eat that its out of date I couldn't believe it . I just had enough by then I just wanted to home .......

We had a great time at the hotel. Breakfast great, room was quality, day and night desk staff were friendly and obliging. Special mention to Alec who made no fuss when we lost our key and asked for night time tea and coffee. Alec and all the other staff were a credit to the hotel.

Very clean room. Lovely sea view. Scrummy breakfasts. Pleasant and helpful staff. Enjoyed using the swimming pool. We have stayed at the York House several times before, and will certainly do so again.

Stay in March 2022 - Really pleased with my stay, my room was lovely, the four poster bed was very comfortable. Had a great time in the pool. The staff were friendly and helpful. I would definitely stay again. Thank you.

Just got back from another couple of days at this hotel as we stayed here a few weeks back. We love spending time here as we book an afternoon tea which is very nice, reasonably priced and the staff look after you. We also love going for a swim as this is one of only 3 hotels in Eastbourne that have a pool. We upgraded this time as last time we stayed in an executive room with a sea view which was lovely and had a big comfy bed. This time a deluxe with a sea view with the added perks of dressing gowns, slippers, a big four poster bed, coffee machine, fridge, bottles of fruit juice and fresh fruit. The staff are friendly and helpful. The breakfast was also very nice. The hotel is just across the road from the sea and not far from the pier. There's lot's of bars and restaurants around too. We can't wait to go back.

We hav e stayed here last year and had several issues ie - room not as described, fuse not working on the telly and towels hidden in a cupboard (so they wouldn't be stolen!!). We were made to feel very uncomfortable when we reported the issues however the manager did apologise when we checked out and advised to email him directly should we want to book in the future. We had a Red Letter voucher which covered the hotel for a present and so I duly emailed the manager direct and asked to book explaining I was happy to pay for an ungrade for a sea view. We booked a two night break paying £20 for a sea view and £15 for a Saturday night supplement. Unfortunately the room was a real disappointment with the following issues - bed not made properly and on re-making it myself found a horrible stain in the mattress protector that could not have been missed by housekeeping so they obviously thought it was acceptable. Only one armchair in the bay window so only one of us could sit comfortably to look at our sea view and the other one had to sit on the upright desk chair. The window sills were grubby and covered in dust - definaltey had not been wiped that day (or for several days by the look of them). My husband has been very ill and so we sat in the bar for food in the evening - only ordered a cheese platter for two which came with 5 biscuits, 3 miniscule pieces of cheese and half an apple - no grapes and the mango chutney that goes with the curry on their menu. We were given extra biscuits on request however bizzarely we had six large triangles of butter on the platter which were bigger than the pieces of cheese. After our previous experience on complaining we decided to just go with it and request clean bedding in the morning. At breakfast we had a lovely buffet start and the ordered fresh poached eggs. These were beautifully cooked but stone cold and the toast had been done a while back and kept warm so greasy and chewy. It was at this point we made the decision that we did not want to stay for the second night and so we checked out. I did report all the issues as we left and just said that we were so disappointed with the standard of the room etc. Having booked direct with the manager I was hoping that there would have been an improvement on our last stay. Sadly we will not be back as we have stayed at other Eastbourne hotels for less money that are of a much more superior standard

Wonderful stay at this professionally run hotel - very clean and welcoming at a great location on the seafront with amazing seaviews. Would definitely recommend this hotel for short or long stays in Eastbourne.

We arrived on Saturday 7th before midday, our room was not ready, (actually did not expect it to be) so went out for a bite to eat, but booked dinner for the 4 of us. The 'suite' such called as it had a sofa had a sea view, but the windows sadly were filthy. The bathroom big and airy, but watch out, the style of the bath allows water from the shower to freely flow onto the floor causing a mini flood. the beds were comfortable. That is always a big plus for us. My average rating is mostly because the awful dinner, Oh dear! The restaurant had at most 16 people in. The menu is limited (understandable for this time of year) . Beef and Stilton pie was good. Sea bass was good - although very small portion. 2 people ordered slow roast pork belly with dauphanaise potatoes. My husband specifically asked if the pork had crackling. Yes was the answer . We also ordered bread to nibble on before the food came. I had to call for the bread after 45 minutes as nothing had arrived. After 50 minutes the food arrived. The potato was mash not dauphanaise, there was a pile of boiled cabbage and a piece of grey dray pork. It looked like it had been boiled not roasted. No crackling. Sorry we only have mash!!! It was inedible. They replaced the two meals with fish and chips. The chips were dark brown and tasted dreadful as the oil in which they were fried was OLD!. We were not charged for two of the meals, but sadly that has certainly made me not ever want to eat there again. The chef and service let this hotel down. Goodness knows how long one would wait of the restaurant was full. Very sad, as Eastbourne in winter needs a pick me up, but if this is how they want to boost tourism they will fail.

A large hotel right on the seafront about a 10 minute walk to the pier & 15 mins from the main shopping area.There is lots of free & cheap parking nearby ( maybe not so easy in the summer). The hotel rooms are set out in an unusual way ( no long corridors) and are all different sizes and decor. As my trip was via a deal on Groupon (& a bargain) I decided to upgrade for a sea view and a better selection of refreshments in the room.The view was excellent and the room was spacious and clean .The bed was huge and very comfortable.The whole hotel is very old and is quite tired but it was expected & didn't affect the visit.The upgraded refreshments were limited & poor in quality ( even once replaced) so I don't think I would upgrade again. The hotel has a small swimming pool downstairs which was nice to use (& was empty) but the changing area was ancient and the only shower was next to the pool so best to have a proper shower in your room. Breakfast was in sittings & we chose to go late - I recommend you go 7-9am as the buffet part of the bfast was limited/ almost gone.The cooked breakfast was brought out freshly cooked very quickly and was excellent- there were also several choices. Staff were pleasant and very helpful throughout our stay. Overall a very enjoyable night away. The management of the hotel are clearly proactive using promotions to reclaim customers after the last two years - whilst the hotels nearby seemed much quieter.Get this deal whilst its on!

Must say from start to finish ,York house hotel did not disappoint ,yes we are aware property needs refurbing in certain parts ,however this did not ruin our stay in any shape or form , breakfast was excellent ,could not fault ,great vege option ,waiting staff were also very attentive and friendly ,must mention italo and Michal for their friendly efficient service ,bedroom was clean with amazing sea views ,we arrived a bit earlier than anticipated on the Tuesday ,but we're met by greyce at reception ,again first class friendly professional service ,an amazing lady with a lovely smile and a credit to the company managing to get us into our room asap the swimming pool was a bonus to ,great to sit out on the terrace with a coffee in the morning ,also must mention Alec ,the night porter ,lovely friendly man ,nothing was to much trouble ,thankyou York house hotel ,enjoyed it that much have booked to go back in April .

Just returned from a stay at the York Hotel and I will enlighten you to our experience here Let me take you back to a more gentle time my first impressions were that at any moment Major Phillips would be found dead in the dining room and Miss Marple would arrive hot foot from the lounge trailing knitting and interview the usual suspects as the plot twists and turns Or Hercules Poirot would descend into reception demanding hot water so that he could set his mustache to the correct jaunty angle. All of the above is a polite way of saying that the Hotel is a little dated however there are many good points and one bad The staff that we encountered were friendly and helpful . Young girl a dinner polite courteous and helpful . Went to reception to ask for extra towels as we had used the very nice swimming pool and also some extra tea and milk as we are both big tea drinkers and and we were immediately attended to and the asked for items were produced which enhanced our opinion greatly of this hotel . Dinner was very nice as I said lovely waitress worthy of a pay rise if you are reading this Mr Manager . Room was fine for us did have a interesting view of a completely rotted out shed and the window did rattle as it was an old sash type but easily fixed with a piece of paper Shower was lovely and powerful and very new heating I could not find a control for so room was a bit warm for us bedding was clean and in good order. My one complaint is that I could not make my dinner bill add up came up with a strange amount ending in 83p I was told that this was because of a ten percent service charge I was not aware of this and could find no mention of it in any of the correspondence that we had been given so was mildly annoyed however I would have left helpful girl a tip just not sure how this was supposed to work. All in all a enjoyable experience hotel is dated but to me this added to its charm and i loved gong out in the revolving door Now where did I leave my magnifying glass and Agatha Christie Book

We stayed here over valentines weekend. The extra touches were lovely. Hotel was very welcoming. Staff were exceptional helpful and friendly. Hotel warm, comfy beds very clean needed little tlc in few places. Food tasty especially breakfast. Parking was only problem we found no hotel carpark and meters along road.

Another splendid weekend. Love the location of this Hotel and the staff always make our stay special. Breakfast lovely as usual. Stunning sea view from our room, shame the weather was a bit wet but nothing the Hotel could do about that. Thanks William and Team

First impressions are not wonderful. This is an old hotel which is showing its age but our room was clean and cosy and well appointed with a very good en suite bathroom. Breakfast was delivered to the table and there was a good choice, well cooked. Overall, good value for money and in a central location - friendly helpful ,staff also

Very good stay - staff were very helpful and attentive. More than happy to resolve any issues quickly without fuss Also made our dog very welcome and set up breakfast in bar so that we could have dog at breakfast

Seaview rooms at the front loud and draughty due to the ill fitting single glazed sash windows. You can hear the cars driving up and down the road until the small hours and even the shingle crashing on the beach. The windows also have no locks on which is incredibly dangerous if you have small children. Finally, I was not told about the £2 parking permit until check in after I'd stuffed £6 in the parking meter

We had a lovely stay in the Deluxe King Four Poster. Staff were really friendly, helpful and we appreciated their care during our stay. We also appreciate the swimming pool facilities and the sea view. The location is perfect for enjoying the beach and Eastbourne pier. Just one minor negative feedback, WiFi was not great.

Once again I cannot fault the excellent service and facilities at the York house hotel we were met with fantastic service from reception to the bar.also breakfast was very nice and a great choice.the pool was very clean and warm highly recommended this hotel all the staff are polite and very efficient

What a truly magical day we had celebrating our wedding.The team at the hotel went above and beyond to make every detail perfect despite Covid restrictions. Darren helped us every step of the way with all the planning for our special day. Cant thankyou all enough for making our day truly amazing.

This was a Christmas gift. On arrival we were taken to our table over looking the sea. We were offered tea/coffee and this was very welcoming as it was a very cold day. I took my coat off but the room was cold and put it around my shoulders. The stand that came out with the tea on looked good but to my husbands disappointment it had to serve both of us, two small sandwiches which we had no choice of filling, the small scone was warmed up maybe in the microwave was chewy and one of the worst scones I have ever had. The cakes didn't very fresh. We were asked at the beginning if every thing was alright and was told to reception if we needed anything. The best part was holding the hot tea cup in my hands to warm up. We left without seeing anyone to say what we thought, Sad to say wont be going back again.

Had a great weekend , room was large & airey, nice & warm as you would want in the winter. Staff very friendly & breakfast on both mornings was very tasty. We never ate in the evenings or used the bar or never got the chance to use the pool. Would we return ? Definitely

Booked this hotel as a last minute one night getaway for our wedding anniversary. I have to say from the outside the hotel doesn't look particularly appealing and does require some tlc. However the room we stayed in was excellent (284) overlooking the seafront. Very large comfortable room. Very nicely decorated. The room had all you could need for a break away from home. The only downside to the room was the bathroom in as much as the heated towel rail didn't appear to work and there was no other heating in there. In January this would definitely be a bonus. Staff we encountered were all very friendly and happy to chat. Parking is available on the road outside the hotel and permits can be obtained from the hotel at a cost of £2 per day. Hotel obviously on the seafront, close to the appear and within easy walking distance of the town, We ate in the hotel in the evening and found the food to be good and freshly cooked. One small criticism is that a 10% service charge is automatically added to your dining bill. I personally feel that tipping should be left to the individual and not taken as a given. However this is only a small point and didn't in anyway spoil the stay. We have stayed in the Best Western Lansdowne hotel also in Eastbourne several times previously but find the York equally as good and will certainly be looking at staying here if and when we visit Eastbourne in the future.

This was an Xmas gift stayed in room 194 with four-poster bed room and food excellent could not find any fault.great see view shopping centre 10 mins away. numerous restaurants to eat at WEATHER WAS NOT bad staff at hotel very helpful

We chose this hotel because it had a swimming pool and was affordable. The staff were exceptional, so friendly, understanding, caring, thoughtful and helpful. The COVID steps were sensible and didn't impinge on the quality of the experience (but the contactless check-in didn't work). We were most impressed by the way in which we were greeted and welcomed by the staff at breakfast. The breakfast menu was great and the chef so flexible, really impressed by the vegan options. The rooms were so warm we didn't need the radiator on & were able to keep the window open all night & listen to the waves on the beach. The Christmas decor was lovely and a lot of effort had been made throughout all parts of the hotel to coordinate colour schemes with soft furnishings & pictures. But this is a typical Best Western hotel, where everything's a little tired and quirky - fixtures and fittings wonky/loose, carpets dirty and threadbare. The pillows were very solid rather than soft and comfortable. It was very quiet and peaceful, and unlike other hotels there were few people in the communal areas, so there was a lack of atmosphere.

Only in this wonderful hotel for a couple of nights ,wish it had been for two weeks,but no time this trip. All staff were amazing going out of their way to be helpful,from the happy smiling receptionists on arrival to the efficient baristas in the well stocked and very reasonably priced lounge bar. I didn't make breakfast either morning as the bed was so comfortable I didn't want to leave it !! Please don't change a thing,although next visit I'll upgrade to a room with sea view,!

Four nights at this excellent hotel, in its beautiful location, was the first time in almost two years that we'd managed to stay, courtesy of COVID restrictions. Another good experience, with staff having made appropriate adjustments with apparent ease! It was good to see familiar staff again, with the core team virtually unchanged. We were particularly impressed by the development of skills showed by Mihal, compared with when he first joined the team e.g. he was spontaneous in giving us the alternative of a group menu, knowing that we were there for a few days and it provided a greater range of options. He also kindly showed my husband how to manoeuvre our table to easily accommodate the fact that I have mobility issues. (We have been coming here for several years, and always struggled with this!) Molly was a new waitress to us, but definitely 'a star in the making'! We enjoyed the familiar warm welcome from the core team, including Darren and William, who adjusted their seating plan to allow us to have dinner at our preferred early slot (that was already fully booked by a large party), and Ellie on Reception, who kindly stored my eyedrops following recent surgery, and brought them to us from the fridge in the kitchen, as required. As always, nothing was too much trouble. This was our longest period not staying at our favourite hotel, where we usually book in 2 - 3 times each year. It really was just like 'coming home', and as lovely as ever to be 'back with the family!'

Stayed for 5 nights at York house hotel. From the minute I arrived to leaving I was looked after by each member of staff. Room was spacious, clean and the view was fantastic of the sea front! Kitchen facilities were spot on for prepping food for my 8 month old son. I had the full English each morning which was cooked beautifully and they even made special food for my little boy which he loved! Nothing was too much for the staff who made my stay much less stressful traveling with a young baby and enjoyable. Thank you and see you guys soon!

The perfect hotel for a one night stop over. Friendly staff, comfortable bed, great breakfast. What more could you want for under £80. There is even a pool if you fancy a dip. Black out curtains within the room ensure a good nights sleep. Decoration could do with being addressed as a little tired however the front of the hotel was actually going through some form of refurbishment so hopefully they move onto the rooms next.

Great location opposite the beach. Definitely worth upgrading to the superior room with sea view. Room was spacious and had good bath jel and body lotion. Plenty of tea and coffee making facilities with lovely gluten free biscuits. Bed was very very comfortable. Hotel was quiet which resulted in a good night's sleep. Breakfast is very generous served in dining room with sea views. Staff are friendly and helpful. Parking can be purchased for £2 per day at reception. Hotel swimming pool is small and changing area needs updating. Communal areas decor needs updating. Overall Hotel is clean

Idea location: right on the seafront, approx 6/7 minute pleasant walk to the pier, we ate our dinner to which we ordered in, out the front, to the sound of the waves and under the pretty fairy lights along the beach Room: the room was value for money, beautiful bathroom, comfy bed, smelt fine, seemed clean Parking: was easily found right out the front of the hotel on the main road, which the hotel covers for you money wise, Staff: were all great, cannot fault any to which I come across Food: the breakfast was pretty bog standard, sporting what look and tasted like yesterdays roast potatoes cut up, but it got the job done Pool: all you needed for a free mini pool Value for money: 100%

From the moment I walked into the hotel I felt so welcome. I was a bit nervous as this was the first break I had ever taken on my own, but the receptionist soon put me at ease and I was given a wonderful room with a four poster bed and a spa bath which made me feel so very special. Everywhere was fresh and clean and all the staff were really friendly and helpful. I also found the food beautifully presented and very tasty. I was so happy with my stay I just had to make another booking.

First impressions at the entrance not good as front doors and carpet old and dirty, but actual reception area looks good and updated. Room had nice decor, clean and high ceilings, wooden window frames very old and need work. Bathroom okay and clean,but shower heat control very stiff I had to really yank it hard to stop getting scalded. Bed was big (2 pushed together) but awful. Must be very old, lumpy mattress and edge broken where people had been sitting on it, poor sleep. Plus awful loud humming noise from next doors bathroom fan at midnight for 20 minutes and at 6.45am for a long time - really poor. Pool was cold water and no where to put clothes/ bags, at least its free! No Sauna/ Steam just pool. Staff friendly and appreciate they work hard, the £2 parking voucher for 24 hours useful. Crown and Anchor pub 10 mins walk toward the pier does good food, great Sunday roast. Sorry to say we would not return in a hurry unless they had new beds as we need good sleep

Just back from a few days away. Booked a sea view room and it felt very clean on arrival, lovely comfy bed and great view. Decor is a little tired in places but felt the price was appropriate and good value. All the staff were really friendly and welcoming. We had some trouble with our key card not working but staff couldn't have been more helpful trying to resolve this issue. Breakfast tasty and good selection.

Great hotel. Loved our room with the four poster bed and jacuzzi bath. Room and bathroom were very clean. The Receptionist, Montse, was great. She was very friendly and helpful from the moment we stepped in to the hotel. She accommodated to our requests and always had a smile on her face. Excellent customer service from Montse...very good breakfast too. Hotel has a lovely decent sized pool which is a bonus! Would definitely love to come and stay again.

Hotel in general is fine, just the necessities that are lacking, like shelving in the toilets, a working remote control, a signal to the TV, the wifi, and a bit of warmth to the swimming pool. we mentioned the pool, remote & signal to reception 3 times and again on leaving. at no point did anyone move from the front desk to do anything.

Nice and easy check in had a back room was nice enough but a leak in bathroom floor told management and decided to upgrade to a searoom for extra 60 quid wanted a view and more space this was done after 11 when someone checked out so was great for us.very friendly staff and was happy to swap for upgrade due 2 partner needing more comfortable and double bed not 2 singles put together like in a back room and he doesnt sleep well so sea air room helped wil be back been a few times to this hotel in the bar is a lovely friendly lady always smile on her face when saw her of a evening for a few drinks

We have just returned from a 2 night stay at York House Hotel. Firstly, the staff are very friendly and helpful, after that it's a bit downhill. The place is very dated, and in desperate need of some TLC. We were given a room on the ground floor, which we believe must of been a disabled room. Nothing wrong with that, as there was plenty of room in it. The bed was large and for the most part comfortable. The bathroom is a bit of a hazard. It was in the style of a wet room, I guess to be able to accommodate the needs of a disabled person. The problem was that the shower leaked from every joint, which made only the hand held attachment usable. We then found that the basin leaked also, which made the floor wet constantly. We did report both of these to the front desk, but nothing was done during our stay. Also during our stay part of the ceiling outside of our door collapsed! Our bedroom looked out on to a side street, but we couldn't see out of it as it was so dirty. We had breakfast on both mornings, as it was included in our stay, but normally charged at £13.50. The continental breakfast is sparse, and the cooked breakfast was cold. The staff were helpful.

Stayed just one night when visiting a friend. Quick check in although they do reserve £50 on your card which wasn't mentioned when booking? Room was spacious, comfy bed with additional pillows, decent sized tv, hairdryer, tea and coffee, plenty of towels and all your general needs. Best Westerns always seem so dated, when they're pricing themselves against other popular chain hotels they do need a lick of paint and some new furniture. Bathroom was nicely modern and was impressed until I had a shower. Lovely corner roll-door shower but one door wasn't on its hinges so just had to forcefully pull it shut and water was also leaking out the bottom but a decent shower nonetheless. One annoying point, I think it was the alarm clock next to the bed but something was buzzing on and off all night! Almost sounded like a sensor? It was really quite irritating. But all in all a comfortable stay, on the seafront, free parking round the side on a residential road and a 10 minute walk to town.

Just got home after a week entertaining a group of nearly 90 for a ballroom, Latin , Line dancing/ fun week. First impressions of the hotel were good. It's nicely located in a slightly quieter part of the sea front but still in sight of the pier. The General Manager Stuart and his staff made everyone most welcome. Check in is easy and efficient with all staff pleasant with a welcoming smile. If you drive yourself there is plenty of spaces around the hotel. A voucher is collected from reception each day which costs £2 per day and for today's prices and the convenience it's a good price. Right on to the hotel. Breakfast each day for our group between 8- 9. Great selection of everything and cooked breakfasts with all choices of eggs. All served efficiently with smiles from all the staff. During the day a lunch time menu was available , mainly sandwiches and although a limited selection can always be supplemented with a delicious bowl of homemade chips Highly reccomended! Evening meals were lovely in the attractive resteraunt, in fact we were such a large party we had two rooms The staff were again very good, cheerful and helpful. Efficient and everyone agreed the food choices were great The rooms in the hotel were all clean, comfortable and well maintained. As we were using the large dancefloor downstairs each evening the bar down the was also open each night which was great. In summary I would like to commend the General manager , Stuart and his truly great team for whom nothing was too much trouble. Just a few special mentions...Teresa who served during the day in the bar and did meals Such a wonderful lady and never seen anyone be in so many places at once. Ellie on reception for her dazzling smile and To Stuart himself who was on hand and very much in sight to help out which for me is very important in a hotel and also to motivate the staff. A truly well earned 5 stars!

This is a comfortable hotel with a good level of amenity, decent restaurant, nice bar, good breakfast, even a pool; the staff are charming and it has beautiful big rooms. I've stayed here a few times and I'm looking forward to coming again.

Lovely hotel, helpful staff, check in on line before you arrive so just pick up the keys upon arrival. We didn't have breakfast, but the dining room looked very welcoming and the food also looked good. The apartment was very well equipped. Good WIFI, Two large bedrooms, really comfortable beds, loads of storage, each had it's own bathroom, one with a whirlpool bath. A little bit dated here and there, but generally very clean. Beautiful sea views from the living room. Dining table & chairs, large comfortable sofa, nice big TV on the wall. The kitchen was very well equipped. Everything you would need and all very clean. We were very comfortable and could have stayed longer. This place comes with our full recommendation.

We stayed here for 3 nights during the school half term break. Overall we had a great stay, lovely breakfasts and very attentive staff. The hotel is very clean and bright. One big positive is that it has a heated indoor pool that can be used throughout the day, our 4 year old daughter loved it. The only negative comment would be that the decor overall was a bit tired and dated - but I suppose it is an old hotel.

Great hotel, nice vibe, friendly helpful staff, really nice indoor swimming pool - small but beautifully decorated. Very handy for Hippodrome theatre and Seaside part of Eastbourne; we will be staying again.

Comfortable room with sea views, and easy access to the town and the promenade. We have stayed on several occasions prior to the pandemic, so are noticing the differences, especially to the reduced menu, which is currently the same in bar and restaurant, and impressed with the measures taken to keep the public areas well-ventilated, and clean.

Check room before paying. Our room, although had a sea view was small. Stains on carpet and cushion on bed. Bathroom door didn't close properly, needed to slam it shut. Dripping noise on toilet cistern at night. Had to find our own side plates at breakfast. Carpet on stairs was threadbare. Needs modernisation.

Good hotel and location. Clean room. Nice showers. Nice room (not the view) would have liked an upgrade but wasn't available .My dog came too. happy dog but glad I bought her blanket as no place for my dog to sleep..Also bought her drink bowl. Staff very polite helpful. and happy. All in all would come again.

We have just returned from another great 3 night stay at York House. We have stayed at this hotel on many occasions and have never had call to complain about anything. ALL the staff have always been very polite & helpful. We stayed in the de-lux 4 poster bed suite which also had a dressing room plus a large bathroom which included bath & large jacuzzi & a large shower enclosure . This together with the beautiful sea-view made our anniversary day and my birthday very special. We will definitely be returning (yet again )

Our stay was spoilt by the quality of the evening meals limited menu would have been ok but it was badly cooked - don't have the Eaton Mess, mess doesn't describe it, it was awful. However all the staff were lovely, friendly and helpful

Absolutely amazing experience. Good excellent and never come across more helpful or friendly staff. Nothing was too much trouble for them. A truly wonderful stay and we were a party of 17. The youngsters loved the pool.

My wife and i had a great stay . Very comfortable room and friendly staff. Great location close to the beach and short walk to the pier and town centre. Parking permit £2 per day very cheap and easy to park. I would definitely love to stay again.

We absolutely loved it here. My mum has cancer and we wanted to spend some quality time with her. The staff did not know she was poorly but their care and energy to try to help us with any request was always carried out with enthusiasm. We had a family room, a double bed and two singles. The room was very clean and just as one would expect. We had a fantastic sea view and 3 chairs in the room. We asked for a small table so we could put our teas and coffee which they provided in the room in front of us as we looked at the sea. They got us a table. Great it was the reason we booked a sea view as mum loves the sea and wanted to sit and look at it. My sister and I went for a swim while mum had a sleep. We asked for a restaurant nearby we could go to and we were given information with a smile. As the hotel was busy in the dining room we asked if we could have breakfast in the bar. Again this was no trouble and when we came down in the morning our table was laid. We asked for some water in jugs for the evening and some ice. Again they were brilliant. The staff were fabulous, polite, courteous and kind. Not once did we feel anything was too much. We asked for extra toilet roll and some more tea, again it arrived with a smile. Such kindness from everyone. I would definitely recommend this hotel. I would love to go back again sometime. Mum loved her time here thank you to you all for making my mum's visit so memorable.

Nice location by the seafront and friendly, helpful staff. Average size double room and good breakfast. The hotel lobby needs a bit of makeover, style is a bit outdated. Water in the bathroom is difficult to regulate.

Having our first break since COVID restrictions eased, I couldn't wish for a better hotel to stay at. Staff, food and accommodation were excellent. We were made to feel at ease right from the start of our weekend. We will definitely be going back and we can't wait. Thanks again.

Stayed 1 night for a party,booked breakfast,well I can say about the restaurant is that you need a tourch to read the menu, room very dark,no side plates so when toast arrived had to find room on main plate for it,the man who served us,needs a few lessons on customer service, reception and lady serving in the bar were brilliant.

We love this hotel, we've been twice and always thoroughly enjoyed our stay. Such a chilled hotel in a brilliant location. Food excellent, staff superb and the sea view room is worth the extra to upgrade. We are already planning our next trip as we really enjoy visiting here.

Stayed as part of a coach tour. Staff very friendly and helpful. Food served buffet style at breakfast with hot food to the table. Dinner is served to the table. Three courses each night. Lovely hotel. Located on the front. Very close to pier and town. We had a room issue. Pigeons nesting. We were moved to a front room. All in all a very nice few days. Would recommend highly.

Stopped at the great western York house for 5 days in September. Hotel it's self is a little tired and needs a update. Really comfortable beds slept very well. Restaurant service excellent. Food was delicious well done too the chefs should be proud of what they served up. Down fall could have improved the atmosphere in the bar and lighting a little dull. Also we stayed in room 241 the extractor was so noisy and needs to be looked at. In all we had a wonderful stay and would definitely recommend it.

We stayed here for five days. The room we were allocated was disgracful. After complaining to the manager we were upgraded to a Seaview room at a nightly supplement which we objected to but we had no other choice as we were part of a coach party. It was a better room but the carpet was absolutely filthy. I can't understand why the management haven't had it cleaned during lockdown. The dining room lighting was abysmal, we could hardly see what we were eating. Breakfast was the best meal every day, the evening meals left a lot to be desired, they were far from appetising. The dining room staff were very pleasant. The saving grace was the position of the hotel right on the sea front. We wouldn't recommend this hotel, it's in dire need of upgrading and employing better chef's.

Our first time here but not disappointed at all. Everything was excellent, the food tasty, hot, on hot plates, well presented by very pleasant waiting staff. Recently decorated interior was good, our room over looking the sea was just right. Concessionary parking on the front. Reception staff fast and efficient. Now to our main event organised by Mr Darren Snook (events manager) very pleasant man easy to work alongside and efficient. Knows his stuff. Our tables in the Williamson Suite were perfect, he'd taken on board our colour theme. Organising the seating and disco the evening was a 100% success. Thank you from the Lodge of Loyalty 9494.

The fabric of the hotel is in desperate need of more than a little TLC but the location, attitude of the staff, bar one, and the price do help somewhat to make up its deficiencies. We couldn't fault the restaurant, the quality of food or the waiting staff who did their utmost to accommodate our every need. In general all the staff were excellent and I must make mention of Stuart, the manager, most helpful and I'm sure destined for greater things. Thank you Stuart. There was however one member of staff who, in my opinion, is a most odious individual. Wearing a black suit, white shirt and green tie, he was at the desk when I enquired about the timings of dinner. He was rude, curt, abrupt and generally seemed uninterested in me as a customer. One morning at breakfast we witnessed him speaking in a most discourteous manner to a member of staff. I do think it's desperately sad when a single member of staff, through ignorance and an unhelpful attitude, ruins all the good that other staff try hard to foster. We hope to return again but hopefully when the rude guy has found a job that he's more suited to.

Stayed here for 5 nights in September 2021. Great position to explore from and very friendly staff. Good choice of breakfast options. Hotel was very clean, a few bits and pieces could have been better presented but I would have no hesitation in recommending or staying here again.

Disappointed as not as good as last visit. Went for our Ruby wedding anniversary. Toilet seat broken and generally unloved. Too many smoking tables outside not enough for non smokers. Breakfast ok nothing special.

On the plus side the room was clean, but not very spacious and lacked finishing touches such as a guide book, restaurant and room service menu. A small fridge would have come in handy too. Staff were generally friendly and helpful. Breakfast was nicely cooked, however overpriced. We had one evening meal which was average at best, but also overpriced. Assumed the cost of the meal would be added to our room tariff, payable when leaving, instead we had to pay at the bar which was confusing. First two nights fine, then someone moved into the room above ours who was very heavy-footed, and the noise went on till late into the evening. Overall, it met our needs but was just okay.

Great hotel, very clean, amazing breakfast and the staff were very friendly and helpful. The longe/bar area was very comfortable and drinks in the bar reasonably priced. We will definitely be going back in the future.

Stayed here in mid-September and there's definitely some discussion points about this place! Hotel: The hotel was lovely. The room was spacious and clean, and had all we needed for a 2 night stay. The view from the window was of a side street, not the sea front but given the size of the hotel, it would be impossible to have every room facing the sea. This wasn't a big deal breaker for us. Minor downfall (not that it affected us) is that the rooms had no menus, instructions or notices, just a plastic stand with QR codes on them for menus. This is fine for the younger generation, but for the target audience/main demographic of the area (being elder/retired that gravitate to the seaside for holidays), the chances of them 1) having a smart phone or 2) understanding what to do with this, is very limited. Totally accept Covid-19 probably lead to their decision to switch to this, but a simple laminated sheet would have sufficed as it could be wiped clean between guests. Similar thoughts about the phone; nothing to suggest how to call reception or the restaurant if you wanted to use room service. Also elder generation would probably need guidance on using the room heater and/or TV; all of these items would normally be covered in a room's "welcome book". There is a heated pool on site, small in size, not overly deep and a little dated and run down, but ultimately served its purpose. Staff: Reception staff were lovely and couldn't have done enough when it came to replacement towels or additional questions. On day one, a gentleman, who we think was the "day Manager", was very chirpy and friendly upon our arrival, however the following day, he was not carrying the same vibe; the "evening Manager" barely acknowledged our existence, even when catching his eye and smiling at him. Bar staff and restaurant staff were nice enough (with the exception of one waiter in the restaurant that could have been injected with a little more enthusiasm). On day two, there were barely any staff around and had to go to reception several time to track down staff to get a drink at the bar, and the attending staff (aforementioned "day Manager") did not seem impressed that we'd disrupted him; I even commented, asking if they were light on man power, and attempted to raise a smile from him, but he was totally deadpan and not engaging to conversation! Restaurant/Bar: A little disappointing and mediocre. Food arrived VERY quickly to table so left wondering if it really had been cooked fresh. One evening I had a salad which, when delivered to table, was little more than a child's portion. Partner had their pie of the day with mash and peas and the mash was clearly instant rather than proper mashed potatoes; surprising considering they boasted using locally sourced produce, leaving you of the impression that food would be fresh. Second evening I opted for a sandwich and the side salad was larger than the main dish I had the day before! On both evenings, we had Eaton Mess and they almost looked like different dishes one night to the next; little consistency here. Also, attention to detail wouldn't go amiss, for example, there was more to my side salad than just leaves but the main meal was pretty much just that. The side salad had olives, but they still had the stones in them so made eating them unpleasant keep having to pull pips out of my mouth at the dinner table. Food definitely felt over priced. Ordered still water and a Fosters topped with lemonade and both drinks arrived wrong (although were both drinks we would consume so had them anyway). Second evening, we were actually offered FREE tap water which the night before wasn't. Again lack of consistency. Even more surprisingly was that on both nights, when the bill arrived at the table, they had automatically applied a 10% discretionary service charge! Correct me if I'm wrong but surely the visitor only tips if they feel it's warranted, not because it's obligatory; is that not the definition of "discretionary". I would not have tipped for what we received. Also pay attention when ordering your drinks; it was not until after we ordered our coffees that we realised we could have a small or large, but we weren't asked, instead just charged for a large. We also asked for a flat white coffee and was charged for a latte. Breakfast receives a mixed review from us for various reasons; day one of our stay, no one explained that our room included what was effectively a buffet style breakfast with hot food upon request and the menu wasn't overly clear. It was only when we spotted other guests visiting a buffet style area that we realised. Upon the second morning, the waiter explained we had access to the buffet and so I chose to have porridge and planned to have some fruit, however "buffet" was very much an over exaggeration of what was available. Menu said there would be pastries, toast, fruits, yoghurt, jams and spreads, and cereals and all that was available was cereal. There wasn't even any milk for the cereal. On the hot food front, partner had a full English both days but on each day they were made up of different quantities/qualities of produce. He asked for no grilled tomato but got it anyway, and he asked for white bread and butter which, on the first day, was received partly toasted, almost like they started to toast it then remembered he wanted just bread, and on the second day, he received brown toast. In our case, these were food preferences, but this wouldn't bode well if you had allergies. Menu is rather limited, particularly when it comes to dinner, but promotes a message of "ask us if you don't find something that takes your fancy or talk to us about your dietary requirements/allergies". On the second night, when I asked for my tuna and cucumber sandwich (which was on the menu), the waiter questioned me on it, as if with a "if it's not on the menu, you can't have it" attitude. And when it arrived, there was no cucumber. Everything about they way this restaurant operates just oozes an vibe of "it comes as it is and no varients, or how we want to give it to you". Also worth noting, there is a separate section to the dining area for functions/reservations and this attracted much more attention from the staff; the main dining area was left to one staff member to attend, had few guests and we were all seated to one side near the windows which felt like a tactic to appear full and busy to the passers-by in an attempt to attract them in. Location: Great location. Opposite the sea front, about 5-10mins from the pier by foot and around 15-20mins from the high street by foot. Typical seaside amenities nearby, such as fish and chip shops, ice-cream parlours, gift shops, amusements etc. Nice walk along the sea front covering some distance between different "places of interest". Sight seeing bus also at the pier to take you around local attractions. Parking: Parking a little complex. Could risk parking in a side road, if you could find a non-permitted, non-double lined area with a space, or could park on sea front for £2 a day if a guest of the facilities (subject to space availability). I imagine in the height of Summer season and school holidays, this would be very difficult. All in all, its not something I would be rushing to return to, but it was adequate enough and served the purpose of our stay. As a couple who tend to holiday abroad, maybe we are niave to UK staycation behaviours but I do feel some of the practices used were a little sharp. Would warn that upon arrival, the hotel will take your card information to pre-authorise a £50 fee to cover any room charges, damage etc upon departure. We were told this would remain pending, however the balance was deducted from my account in advance of departure. This might have been a banking issue rather than the hotel, but is worth being prepared for, and I currently awaiting return of this money.

excellent location near everything and across road to the beach. Great hotel, our room was lovely, clean spacious and quiet. All of the staff on reception, in the restaurant where friendly polite and very professional. we enjoyed our hot full English breakfast and had a really nice stay.

Very good location as beach is across the road. Parking was free on the side roads. I did have to contact the Hotel before and after my stay. Everyone i spoke to were very helpful and informative. Very please with the service we received.

Stayed for 5 nights from 6th September,our anniversary was the next day and the hotel arranged flowers for my wife as a surprise which was great. We have stayed in the hotel a number of times and try to visit at least once a year and are never disappointed. Room 194 is the absolute best and the whole way the hotel is run is outstanding. Thanks to all staff for a great stay and look forward to the next one.

Stayed 3 nights early September with my partner, the hotel is looking very tatty, tired and in desperate need of renovation throughout. The carpets are worn threadbare, the walls are damaged, our room was very small with the bathroom so tiny it could not have been built any smaller, also had loose fittings. The view from the room's window was of a grubby flat roof and drain pipes. We avoided the restaurant as the menu did not appeal and food served looked and smelt institutional. All in all, very unpleasant and not value for money so cannot recommend.

Spent 3 nights at hotel. Good size room and bathroom with view of sea. Very polite helpful and pleasant staff especially young man waiting on us on Wednesday morning and Wednesday evening. Unfortunately we didn't get his name. Breakfast generally good and evening meal very tasty although not a great deal of choice. Had a very enjoyable stay

We were a little apprehensive about the hotel, but from the minute we started checking in, we could tell that they had great well trained staff. We were immediately offered a parking voucher for £2, & even though we requested if possible a sea view room which they had emailed was not available, lo & behold they gave us a superb sea view room. With an excellent shower room. We had a peaceful night and Breakfast was a real plus & lived up to the quality of locally sourced products that in the full English were superb. We cheekily asked if it was possible to have a later checkout, which they fulfilled by brilliantly offering us an extra hour. Thus enabling a good prom walk & a swim in the sea, before showering & checking out. Great location, helpful friendly staff & we'll definitely use the hotel again.

Arrived late afternoon, was greeted by friendly helpful Staff, able to get Parking Ticket on road in front of hotel for £2 per 24 hrs. Room was recently redecorated & very comfortable, plenty of space in every way. Booked breakfast & was not disappointed, lots of choice, arrived quite quickly & hot n tasty. A very quite hotel, didn't hear anyone at all & yet it was busy. Nice.

Excellent hotel see front. Lovely verandah to sit and people watch with a drink. Rooms comfortable and clean. Staff very friendly. Excellent breakfasts. Possibly 2 coach trips in hotel at the same time but that didn't impact on service. We found it excellent value for money.

Shabby and depressing. I've stayed in many BW hotels and this was the worst by far. To be fair I think a lot of Eastbourne hotels are below par but it's no excuse. It needs a serious update. Carpets are threadbare, reception is tired and worn. Room was small and gloomy. Staff were fine. Didn't try breakfast as restaurant looked depressing too.

Hotel room lovely with great sea view! Staff extremely helpful couldn't fault them at all. We decided to stay for breakfast which unfortunately I have to say was disappointing. Not very nice at all which is a shame as everything else was perfect! Pool small but serves its purpose. Overall a great stay and will be returning.

My family and I stayed for the August Bank Holiday and were very happy with the Best Western York House Hotel. The staff were very professional and friendly and the room was very clean and spacious with a great view of the sea. We swam in the pool but otherwise went elsewhere for meals and drinks although everything in the restaurant and bar looked fine. We got frequent top ups of tea for our room after swims in the sea just across the road, and they provided plenty of towels. A great location near some good restaurants on Seaside Road/Terminus Road. We would definitely stay again.

Booked a night away with my 12 year old . granddaughter. Very clean hotel, nice little pool, friendly staff. Nice breakfast. She wants us to return for another girly night. Had a lovely room overlooking the beach

Excellent room service and the food was excellent, fresh and tasty. Room was spotless and comfortable with sea view. Bathroom was amazing decor and spotlessly clean. Had jacuzzi bath which was heaven. If there is and negatives it would be parking availability and traffic noise in the morning.( But had window open).can't wait to visit again

My husband has had a strike and cannot walk very far so this is a perfect location. We always pay extra for a sea view which is well worth it . The breakfast is really good and the staff are very he!pful

Nice visit away. Prior to arrival the staff were prompt at responding to email queries. Reception staff were very friendly as was the lady working in the bar on Friday evening. Room was spacious, however the bathroom was dated (some broken tiles) and the net curtains had seen better days. Slept fairly well, the shower was nice and hot. Plenty of toiletries and tea/coffee was well stocked. Enjoyed our stay but not sure if we'd return to Eastbourne as we found it limited for children.

A lovely hotel in the perfect location, right on the sea front. The amenities were great, lovely swimming pool, nice bar and restaurant and clean bedrooms. The staff were all really helpful but one person stood out in particular. Michel served us for breakfast every morning and went out of his way to help us. We were a party of 9 including 2 babies and he had highchairs ready for us every day and always greeted us with a smile. His customer service skills were amazing and nothing was too much trouble. We will definitely return.

We stayed for our anniversary in a double sea view room. Very clean and staff catered for our every need. The only issue I would say is allow enough time for parking as parking around the hotel was a nightmare. We drove around for an hour and finally managed to get a space about 10 minutes walk away. Restaurant was lovely for dinner and breakfast snd guests joined us in the evening. Cannot fault our stay it was lovely and excellent service.

The attention was excellent, one of the receptionists spoke Spanish and that gives points to the hotel, everything is perfect. the location is excellent in front of the sea congratulations for services

Nice hotel, great location within easy reach from the pier and town centre. Great outside space facing the sea. Room ok for a couple of nights, tea making facilities very awkward in the wardrobe, with not much space between the bed and wardrobe. No ironing facilities in room. Shower on the small size in a spacious room. No shelf in shower for toiletries so was left on the floor of the shower and that was blocking on first night, but reported and then fixed. Shower extraction fan dirty and a bit loud. Breakfast nice but on the £££ side £13.50. Would book again.

Having had 3 foreign holidays cancelled we ended up going to Eastbourne and staying at the York house hotel and it was a joy to stop there from the moment we arrived we was made very welcome we had booked a deluxe room with sea view and it was excellent large 4 poster bed very large room dressing room and the bathroom had a jacuzzi bath and walk in shower there is a small swimming pool which was nice and warm i had 2 or 3 swims a day and generally had it to myself there was a good selection of food for breakfast all in all a great hotel

We had a great stay with a lovely room with a sea view. Very comfortable room and friendly staff. Great location close to the beach and short walk to the pier and town centre. Would definitely love to stay again

On our arrival at the hotel, we were greeted by a very helpful and friendly Receptionist. Our room was located on the 3rdfloor so we took the lift. Our room was perfectly adequate, if a little small. Everything was very clean with complimentary kettle, tea,coffee and milk. There was also an offer of room cleaning during our stay if required. The bathroom was, again, adequate for 2 persons, however, if would have been helpful if there had been more shelving for our personal toiletries. There were plenty of towels and bed linen. The "Sussex breakfast" was outstanding! We could have had 5 courses if we had room for them!! The young team of restaurant staff were superb, nothing was too much trouble. So polite and helpful We would highly recommend this hotel and we will definitely return.when staying in Eastbourne in the future.

York House Hotel is situated on the promenade, two minutes walk from the pier, good pubs and The Bandstand. Ideal location for any type of holiday. Restaurant provides good food at very reasonable prices and the breakfast menu is extensive. Service is excellent, free parking can be found in nearby streets and there is a lovely veranda for drinks and breakfast.

Location great, right on sea front. Breakfast food (quality and availability) excellent. We had 2 twin rooms, one was of an older style and the other was recently refurbished. Can't complain about either very clean and comfortable. Small but very nice swimming pool, (changing rooms need cheering up a bit!). What seriously lets this hotel down is the staff. I don't know if they are scared or the management go out of their way to employ sober, can't be bothered and uninteractive staff. We experienced some of the poorest hospitality at this hotel which is such a shame as the rest of the hotel, although a bit tired in places, is faultless. If you are going for a business trip and don't really care for staff hospitality (you just want a good place to put your head at night) then this hotel is fine. If you are going to Eastbourne for a seaside holiday (as we did) definitely look elsewhere - you will leave more miserable than when you arrive!!

Stayed here over the weekend. Lovely large family room, very clean with all you need in a hotel room. Breakfast was delicious, hot food served at your table. Staff all wearing masks, felt very comfortable and safe.

Another enjoyable stay at York House. Room was spotless and very comfortable Staff as always very pleasant and helpful Breakfast was to usual high standard The only thing that let us down was the weather- but don't think we can blame hotel for that!

We have been staying here for a four night break to visit family. We have stayed before. We were in a standard double at the side of the hotel. Room 303. Large clean room, big bathroom. It is hot at the moment but the window opens fully and fan provided so was comfortable. Bar staff really friendly, breakfast lovely and staff at breakfast amazing, efficient and so friendly. Our bed was comfortable and large, good sleep. The pillows were a bit firmer than we like but easily fixed (bought 2 in Asda). However I have no doubt the hotel would have changed them had we asked. Swimming pool was lovely, was no one in there when I went so had a good swim. We could not find fault with anything, clean towels available on request, tea coffee etc, toilet rolls, just ask. Parking voucher for £2 daily. So we were able to park opposite the hotel. We would recommend and will definitely return. Thank you for a lovely stay

We recently stayed here for 1 night, so booked an executive sea view room for £135. We were lucky with parking, as managed to get right across the road from the hotel. The check in was easy with pleasant staff, and we headed to our room. A nice spacious room with a proper sea view, the usual tea/coffee facilities and a fan which was well used due to the heat. We didn't eat at the hotel in the evening, but can report the breakfast was one of the best I have had in years, and I have stayed in many hotels. The breakfast room was a bit dark but had the sea view, the full english was great, and the staff although young were very polite and most professional. We would stay here again if in the area!

The location of this Hotel is brilliant had a sea view studio nice comfortable big bed with the addition of a kitchenette with a large fridge ideal for when it's hot as it was all the staff were very friendly and helpful

Lovely room, we upgraded to a sea view and it was definitely worth it, we were only there for 1 night but we slept well (which was probably also to do with the sunshine and sea air) breakfast was lovely and just enough, not geasy, perfect. Thank you.

Nice seafront hotel, with friendly staff on the front desk, and in the restaurant. Clean, comfortable rooms with tea/coffee and a working television. Excellent breakfast, with the full English made from good quality ingredients. Pool was small, but nice. Unfortunately there is limited parking in the immediate area, and after using the loading bay to bring in the cases and check in, I finally managed to park about half a mile away. Not ideal for someone with mobility problems. All the hotels in the area have the same issues, so that should not put you off staying in this hotel.

We have been to this hotel several times in the past and always enjoyed it. It is a traditional large seaside hotel so it was great to see that it is being constantly updated and maintained. Our room was comfortable and modern with everything we needed. The location is perfect, right on the promenade only a short distance from the pier and all the shops and restaurants in the town, and in easy walking distance of the attractions in the other direction. The staff, as always, were very friendly and helpful, and the food could not be faulted.

The staff work really hard working they are really friendly, really love dog and go out of there way to make your dogs feel and comfortable as possible. The breakfast is amazing and they will try there best to help

A little disappointed with this place. Obviously not been away for a year and half and wanted this little break to be a bit special so we upgraded to four poster room. Meant to get bathrobes but they were nowhere to be seen. Didn't report it cause weren't too bothered. Meant to get a free juice everyday, had to ask for it on the 2nd day, 3rd day couldn't be bothered to ask again. Instructions for how to work the coffee machine would have been handy. Dust on the upper half of the headboard with a 'stain' where you might rest your head while sitting up in bed. Bed legs felt like they were about to fall off - problem fixed by maintenance very quickly. dust all over chair stands. If you're upgrading to supposedly the best room in the hotel you don't expect things like this. Paid way too much for the standard of the room even though it's spacious. Little things make a big difference, No air con, so on hot nights you have to choose between heat or road noise. Breakfast very good. All staff were very friendly and helpful. Nice 10 min walk into main bit of town. Across the road from pebble beach.

Very clean, fabulous location, fine breakfast, small but lovely room, tiny swimming pool but, the weather was beautiful and the sea great to swim in. The staff were lovely. Friendly and helpful. I would stay there again. They should make it clear that the pool is really just for floating around. That's it. I did like this hotel.

I stayed for 2 nights to watch the tennis in Eastbourne. I paid £216 plus an extra £27 for 2 breakfasts. Initially I was given Room 216 which was minuscule, despite the receptionist saying that all the standard rooms were the same! I asked for a larger room and was given 270 with an adequate bedroom and large refurbished bathroom. The bar food was good and I note the comments about breakfast. On the first morning I was given a generous portion of 2 eggs and 2 rashers of bacon but only one of each the next morning. I requested more and the helpful waiter obliged, telling me that portion size depended on which chef was on duty. So if you don't ask you don't get! I observed one couple who asked for poached egg on toast with extra toast receiving a tiny poached egg balanced on 6 slices of toast! However the staff were helpful. A special mention for Teresa in the bar and her male colleague who had only been employed there for a month. Both were efficient and friendly. Unfortunately the room quality does not justify the high cost and I witnessed other residents requesting larger rooms. Pleasant staff but it is the luck of the draw whether you have a good experience or not. Unfortunately I could not rate it better than average

Spent a very enjoyable two night break. The room was lovely with a nice sea view right at the top The swimming pool was a great added bonus and the breakfast was delicious. The sausages were especially tasty. Staff were very helpful and informative. Thank you

Booked for x2 nights but only stayed one. The mattress on the bed was old and lumpy, pillows were flat and hard from over use. We took up the breakfast offer on arrival £14 each - don't bother to waste your money! It was a size of a child's portion - x1 of everything and beans, mushrooms etc were all in a teaspoon portion. Tasted good, i'll give it that, but a total rip off. Coffee came luke warm and orange juice was so watered down it tasted like water. The staff were friendly and polite at the lobby - that's the only real good thing I can say. We went to the restaurant in the evening. We soon realised very quickly why we the only ones in there (no we really were). We only ordered a drink each and a sandwich each (2 of us). They didn't have many things available on the drinks menu either. Food was quite poor and we left it after a few bites. Cheese tasted like it had been the fridge for ages and it had that 'fridge taste'. Also the bread wasn't the freshest. Another £28 there too! I don't usually leave reviews good or bad, but I really felt this was really poor. We did get a deal on the two nights £216 (we thought was a deal). But we left Saturday evening as we thought it was no good having another night in a bed we couldn't sleep in, so we just drove home. The internet was poor too. All it did was keep spinning, so we gave up and used our own data. We did try to upgrade, but they were fully booked. We did semi complain to the waiter guy there, but he seemed to have an answer for everything, so why waste your time! I'm only leaving one star, as I couldn't leave this review without clicking, my choice would have been no star. Our room was 230 (and a very small pokey room, but that wasn't the issue).

Nice budget hotel, friendly staff, we were two families who visited for the weekend and were given family rooms on the third floor. Just a note for anyone visiting with young children, the family rooms on the third floor overlooking the sea have sash windows which open fully with no child locks. The top halves have been painted shut and if you want to open the bottom, then it only opens fully and very easy for a young child to fall out.

We enjoyed our stay . The staff were very friendly and helpfull . Our room was first class , good size with a kitchen included , price of our stay was reasonable , although we didn't try any of their in house breakfast as this was too expensive . The balcony and tables just outside the front door was a good feature . Could have done with a toaster in the kitchen area ! Covid guidelines were met without being too dogmatic about them !

We have stayed in many Best Westerns around Europe, they retain a charm and character that many new hotels lack. Friendly people, lovely room with bath/shower. We paid the extra £20 per night for the sea view got room 134 and it was lovely with a big and comfortable bed. There were 2 armchairs and a coffee table in the bay window, it was stormy when we were there and great to sit and watch it. Also had to do a bit of work so the desk came in handy. Breakfast offers a full range including a veggie full English. Would stay again for sure. The bar is friendly and you can sit out on the veranda looking to the sea. Its also in a great location.

Very enjoyable stay. Hotel in great location and we had a room with sea view which was lovely. Great to sit on veranda at the front of hotel with a drink, watching the world go by. Staff were all very pleasant and helpful. Bedrooms and communal areas were all very clean and efforts have been made to ensure Covid guidelines are met.

The service was ok. The staff was generaly nice and helpful. The room was much smaller than we expected it. The hotel felt generaly old. There is no parking in the hotel but there is free parking after 6 in front of the hotel or at the back. Breakfast was bad.

Finally got to visit Eastbourne after all the covid restrictions. Hotel was lovely, our room was very clean as was the rest of the hotel. Breakfast was included and had a wide selection to choose from. The staff were friend and on hand to help if you needed them. Would we go back for another visit..... yes.

We have just returned home from a lovely 3 night stay at York House. As usual ALL THE STAFF were very efficient & friendly , particularly the restaurant staff. The sea-view room with large comfortable bed was amazing Both my wife & myself would always recommend this hotel.

Before I completely knock my stay - the location is amazing. Right on the beach, with space outside to have drinks. But the “standard” room is just a joke, don't offer an upgrade and then don't give it to the customer when they say they would like it. The view from the room was awful and I think customers should be made aware of the possibility of an awful view.

What a great hotel. Comfy bed, clean facilities and very friendly staff. To note, Teresa in the bar was probably the happiest person I have ever met and Alec the night Porter was so friendly with his service, I wish every hotel I stay in had an Alec, brilliant! The reception staff were extremely efficient and friendly, both at check in and check out, I am sorry I was unable to get their names.

We stayed in the deluxe suítes overlooking the sea was lovely to wake up and see the sea The hotel is very clean staff are very attentive We had a cream tea which was delicious and very filling We ate breakfast and dinners off site it is good to support local buisnesses

The hotel is of a very high standard, our deluxe suite overlooks the sea front. The hotel has a nice swimming, did nice breakfast and is a short distance to tbe town centre where there are excellent restaurants. I would definitely come back again if I am in the area. I can't recommend this highly enough.

Booked this via booking.com and arrived to be given the smallest room, small double bed and small bathroom with no window, at the back of the hotel overlooking two scruffy back gardens and refuse bins. Not an ideal start, but went and saw the reception staff, who were very helpful and gave us another very large room with bigger than king-size bed and bathroom with walk in shower. View to the sea, just, but so much better. Many thanks ladies!

Had a great family weekend. Reception staff not so friendly this stay and pool was very cloudy, however we have stayed lots of times before and no issues and have booked again already and looking forward to returning.

Chose this hotel because of the great reviews. Customer service was great when I arrived and the guy behind the desk gave me an upgrade on the room. The room was a lovely size however the cleanliness in it was not great. We had stained sheets and there just seemed no care with the detail of cleanliness. The window opened onto a small balcony which you can walk out on..We were very shocked when we went out there that the bars on the balcony were all broke and falling apart. If a young child went out they could have easier fell over the balcony,we had a 19 month old so it gave me chills down my spine to think this could happen with him,it really isn't safe and needs urgent attention. The swimming pool was nice however the changing rooms were terrible,unclean and smelt of strong urine. My partner had breakfast and was extremely disappointed.Again he said the cleanliness was appealing and pointed it out to a member of staff who was apologetic and said he would get onto it right away.The breakfast wasn't appealing either.He paid for a breakfast but didn't eat it. I had booked this hotel for a month later but sadly I cancelled it the next day after returning from my trip.

We stayed in a standard double room which was compact but very clean. Teas and coffee were plentiful but the walls were thin and you could hear everything in the corridors. However because we didn't stay in the room it didn't bother us. The swimming pool was clean and warm and I liked the idea of booking it so we had the pool to ourselves which was great. The location of this hotel is right opposite the beach and near to all amenities but what really makes is stand out is the quality and excellent service by the staff. All staff were helpful and nothing was too much trouble. Overall excellent value for money would stay here again.

Another fabulous stay. The staff were more than helpful and always so polite. Stayed in the four poster room with sea view. Highly recommend for a romantic getaway. Spa bath, coffee machine with proper coffee and fresh fruit and fruit juice left in the room. Always wish I could stay longer but I will soon be back.

I have stayed at this sea front hotel with my elderly mother several times and always found it to be comfortable and the staff helpful and welcoming. The breakfasts are plentiful and although currently no buffet service, the food was served hot and eggs cooked to our liking. Swimming pool slots cannot be booked until arrival which is a nuisance if your journey doesn't coinside with check in times so you can find no slots available especially at weekends. Hopefully when Covid restrictions ease, this problem can be rectified.

We have stayed at the York Hotel on many occasions and have always enjoyed our stays there. The service is excellent, the staff invariably kind and helpful which we appreciate. My husband has mobility problems and in this regard, they are most considerate and help where they can. This time, our three night break was wonderful. Once again, we enjoyed the amenities and facilities the hotel has to offer but most of all, we had a beautiful large, airy and comfortable room with plate glass windows extending to the floor and a perfect view right on to the prom and also of the pier. Thank you once again to the staff at the York for making our breakaway so enjoyable and stress free.

Not stayed here for a while. Upgraded cos of Best Western points so sea view large room fantastic, much appreciated. Excellent breakfast, virtually back to normal. Street parking acceptable cos of less tourists at present. Lovely hotel.

We found our stay at York Hotel very good even though the weather was dreadful for May 2021 The Hotel is very clean . The breakfast was excellent a good variety to choose from . The room I has this year was very good . Last year the room we had the bathroom needed updating. I did E Mail them on this and they rectified it this year. Service overall is very good.

We initially booked this hotel for a five night stay in a Seaview King room for November 2020, we had to postpone the visit a total of three times due to ongoing covid restrictions, General Manager Stuart Anderson updated our booking as and when restrictions dictated and kept us informed throughout the process. We have just returned home after finally being able to spend our five nights at York House Hotel. Stuart and his team were great in every respect in all areas, nothing was too much trouble for them, our room was great with unrestricted sea views and a balcony, the breakfasts were lovely. This hotel is in an ideal position on the seafront with everything Eastbourne has to offer close at hand. We had a great stay, so our thanks go out to Stuart Anderson and his team, along with our recommendation to visit this hotel, prices are competitive, offering good value for money, York House Hotel is well worth a visit.

Stayed with my daughter after the first lockdown and did not enjoy our stay. We booked an overnight stay to use the spa facilities and visit the local area. On arrival we were told that there were no pool access slots left and that we should have booked this before arrival, they stated that we were informed of this by email and would not accept that we did not recieve any such information. The restaurant was untidy with dirty chair covers (including tomato stains all down the back of one) we could not see out of the windows due to the lack of cleaning. Would not recommend. Great location run down hotel.

What a lovely 1 night away trip with our young boys prior to returning to school and before the lockdown starts. The hotel is amazingly situated on the beach front, the swimming pool is still open and was absolutely lovely / warm - our 2 young boys thought it was the best thing ever. The breakfast was fantastic full English and all the other items you would expect such as cereal, toast fruit served to you at the table. The staff are very friendly, nothing is too much hassle, very accommodating and was great to stay away for just 1 night feeling completely safe knowing they take COVID-19 precautions seriously. If it wasn't due to work commitments we would had stayed longer. See you again soon.

We stayed 3 nights over half term. Comfortable and large room with a sea view, decor a bit tired but it had everything we needed, a great shower and plentiful towels. No room cleaning service because of COVID but the staff were very helpful when we needed replacement tea etc. Hugely appreciated the pool, which we had to book for 30 min slots (but then had to ourselves). Good breakfast and a *really* good evening meal on the one night we ate there.

Well organised throughout. Breakfast was decent as was the service. Room was clean and tidy. The pool usage was organised, each booking was limited to 30 minutes, which was adequate. The staff throughout were cheerful and helpful. Recommend.

Stayed here before and will stay again. All staff were exceedingly cheerful, helpful and polite. Room was lovely and clean and the bed was so comfortable and huge. Good breakfast, rather missed the ‘help yourself' idea this time- whilst I understand restrictions need to be in place, I recently stayed in another hotel who had a very safe, successful queuing system so that people could still choose exactly what they preferred to eat. It was still a very enjoyable stay - wish it could have been longer.

Friendly staff, room was clean, quiet and comfortable, great location, good breakfast included in the price. The familly room was perfect and with a great sea-view. The car park just in front was very cheap (2£ per day)

I checked into this hotel on Monday, I requested a room with a bath however the bath was incredibly small (I am 6ft 3). I went to reception and explained my dissapointment as was upgraded to a larger room (with a bigger bath) for free! The room was lovely and spacious with great facilites, however, the bed was somewhat uncomfortable and the pillows were hard. This is a minor adjustment which would of made the stay better. I booked into Afternoon Tea on groupon for the following day. The service from Stuart was absolutley amazing. He was very kind, chatty and had such a good spirit. He made our afternoon tea experience a whole lot better as the weather outside was shocking which dulled the mood of the whole day! The reception team were great, Molly especially. Anything I asked for/needed she helped with and sorted out straight away. I had to stay another night and was allowed to stay in the room I was in, which was great. The swimming pool was nice. It was heated which made it much more pleasant to swim in. The changing rooms could do with a spruce but they were not terrible. All in all, lovely hotel to stay in, lovely staff, could just do with abit of updating but nothing major! Thank you all at Best Western York House for a pleasant stay.

The hotel is dated and in need of investment. The rooms are small and the beds and pillows uncomfortable (even for a tired 10 years old kid!). Some rooms are also a bit tatty and old fashion. On the plus side the staff was nice and polite and the pool is clean and very warm, and the booking system means you can have it all for yourself during your slot.

We have just returned from a lovely 3 night break at the York House Hotel. The room was lovely and clean and the staff (especially the young lady who checked us in) are nice and friendly. The breakfast at the hotel ticks all the boxes with plenty of choice. We also used the swimming pool, which considering the challenging times we are in was all done on a fair rota basis.

We have used Best Western hotels extensively in our travels. They have a great brand standard and customer ethos. The York House Hotel is no exception to the above. COVID-19 regulations were well displayed with sanitiser stations at convenient points around the hotel. Check-in was faultless and quick. Due to having to park on the road outside the hotel, you have to buy a parking voucher, at the time of writing it was two pounds and expires at 11:00 the day after purchase. As it was outside normal holiday times, we had no problems parking close to the hotel. I can envisage at peak season, parking could be more problematic. Our room was on the second floor (284) and was a luxury room with sea view. It was in a good state of decor and very clean. One point to note, coming with a sea view, it also has traffic noise as the main road is below, this could trouble some people; not us though. We had dinner on the first night and it was very passable with good service. We were on a B&B basis and the breakfast was quite substantial and served at your table rather than buffet style as usual. Throughout our stay the staff were very pleasant, seemed happy and most helpful in all departments. There is a small swimming pool which can be booked for timed thirty minute sessions with reception. The Hotel is about a twenty minute walk from the main town centre for various pubs and restaurants. Our only negative observation was some areas were looking a little tired and dated. Nothing that a lick of paint and new/cleaned carpets would not sort out. All-in-all we enjoyed our stay at the York House Hotel and would recommend it if you are thinking of staying in Eastbourne.

Had a lovely relaxing 4 night stay. Upgraded to room with a kitchenette which was very well equipped. Very comfortable beds, large room. The pool we pre booked on a day to day basis so there was only the two of us in there. Lovely and warm too. The bar area was very nice, everything in place for social distancing, felt very safe. This hotel was recommended by our daughter and we were not disappointed.

Hotel looks nice from outside but once through the doors very dark decor. Reception staff upon check in quite friendly. Hotel was very quiet and thus not their fault due to current situation, no atmosphere at all. Room was ok nothing great but just ok(never got upgraded which somehow you might have thought they would, due to hardly anyone in hotel and such sorry situation for everyone). I booked this hotel because it had a pool, but extremely disappointed at the decor and unwelcoming pool. It was OK though, as don't want to be negative. Due to the pool being way down on lower floor of hotel and the fact that you have to go on your own at a specific time, due the situation at present... it didn't feel safe at all! There were no offers for breakfast at all, which is weird... as all accommodation are quite empty, with lots of offers you would think the York Best Western Eastbourne, would be giving guests offers and a very welcoming stay The radiator in the bedroom was very dirty, but as said with all hotel accommodation being down by 80% since March the revenue is way down to keep Hotels up to scratch. It is OK here though, but if booking like me for swimming pool and thinking due to the branding of this hotel, you would get nicer accommodation, alas this is not the case. You can pay half price and stay very close. Enjoy your stay though

This is a beautiful old building which has been well modernised and it is right on the seafront. The Covid 19 measures in place made me feel very safe during my stay. The bedroom was very clean and well appointed - private bathroom with good quality toiletries, hospitality tray and hair dryer. I liked the heater in the room which meant I could control the measure of warmth I needed and also the fact that I could open the window. The bed was comfortable although the mattress was quite firm - that suited me, though, because I like a firm mattress. The room was at the back of the building and was very quiet. Staff were friendly, helpful and professional. Breakasts were amazing - there was something on the breakfast menu for everyone. In fact it is one of the best breakfasts I have ever had in a hotel. It was served at the table, of course, and the quality of food could not be faulted. On one evening I had a bar meal. I enjoyed it and it was well presented This hotel is good value for money and I would definitely stay here again.

Superb staff, very clean, COVID secure. Room was a good size, the double bed was huge! Breakfast was great, both meat and veggie Full English were very good. The hotel was quiet as it was a midweek stay on late Sept, but staff were excellent throughout. Especially the lady bar staff who was very helpful and remembered our drinks each day. Would definitely return.

Lovely sea view, friendly staff, well situated to peruse the whole promenade right up to Beachy Head and walking distance to town. Executive studio king roomy and clean, handy kitchen facility with microwave, sink and small hob. Shower room and toilet small but nice. Really enjoyed the pool, lovely warm temperature and just for us for 30 mins. Carpeting could do with updating on stairs and corridors. A very pleasant stay.

We stayed for one night during covid restrictions. We chose a basic room with no sea view. Bed was comfy. Room was spotlessly clean. En suite had a large shower. Dinner was delicious. They have vegan options (which was why i picked hotel). Breakfast was equally delicious with lots of choices. Dining room looked out to the beach. Staff were polite and professional. Would definitely choose this hotel again, if i return to Eastbourne.

Had a wonderful stay. Can't thank all the staff enough for making us feel welcome. The room was beautiful, very clean and comfortable. It was so wonderful to have everything you may need including iron, hairdryer, bath robes, slippers and towels. The fridge, kettle and coffee machine was perfect for the cold evening in while most places were shut early due to the COVID pandemic. Breakfast was also lovely and again great welcome by staff upon arriving at the dining hall. Highly recommend any one booking. Thanks again York House hotel!

We had a sea view room on the third floor. Not huge but perfectly clean and comfortable. Quite hot though so we had to use the fan provided or open the window, this resulted in a seagull sticking it's head in. Breakfast was good with attentive staff, and the one had meal we had was plentiful and tasty. The fact that we had to keep going to reception to ask them to send someone to serve in the bar was a bit irritating, perhaps a call bell should be installed. Overall we enjoyed our short break

The room my partner and I stayed in 361 ,was small and located at the back of the hotel, the bathroom/shower toilet were all located in a very small space and made it difficult to close the door behind you or sit comfortably on the toilet. The only other problem was the breakfast kipper. Seen on the menu as 'whole grilled kipper' was in fact a small fillet that seemed to have been boiled.

Just returned after a 3 day break.Another great break at the hotel.All staff friendly,polite and working well and perservering during this difficult time.Visited in August and enjoyed our time at the hotel so booked this September break.Just booking an October break, Already booked November. Obviously we are very happy with the hotel, staff, food, room etc.Only slight niggle is the breakfast although excellent is only luke warm and the evening menu is very limited due to the current covid restrictions. Ellie on reception is absolutely lovely, she has been exceptionally helpful more than once , with her patience in booking our 4 breaks. ( Uncertain of room choice, dates etc ) I must point out that we have found All the staff to be happy even though times are difficult for us all.Very nice and comforting when we are still cautious regarding covid breaks.Excellent teamwork!!

We've been coming to this hotel for 20 years and always enjoy doing so. This was our first visit in 18 months, and in the light of covid, a bit more restricted - we missed the lovely buffet breakfast - but, all told, the staff are doing an effective job, cheerfully. Pleasantly surprised pool was open (with booking system so you are in a bubble). Evening meal on first day, slightly limited menu but what we had was very good... fabulous chunky chips. Breakfast was served at table and you can have what you want from extensive choice. We came on a 3-nights-for-cost-of-2 deal which was reasonable. I notice 3 recent reviews are 3 stars and a bit nit-picking, I would be the first to grumble if necessary, but not necessary... yes our room was small, but you get what you pay for... seaview deluxe rooms at this hotel are well worth it.

We know hotels are having it tough at the moment but this visit we noticed the building needed some TLC our room was clean but small the bed was very uncomfortable and new pillars are needed the food at the hotel was very good the best breakfast we have had in a hotel for a long time

My mother and I stayed here with 2 young children. We were allocated rooms next to each other but unfortunately the rooms we were given were very small. One of the rooms had a broken shower screen which was loosely placed in the shower and also the shower head was broken. We called reception and within minutes we had the Duty manager come to our rooms to offer to change our rooms and we were presented with complimentary drinks for the inconvenience. The rooms were much bigger and had a side sea view too! We were very pleased until we noticed how dirty the rooms were. There was hair and dust almost every where. Bathrooms were not cleaned properly, dust in the drawers and hairs behind and under the kettle. Definitely not covid safe. We reported it the next day to the General manager and he had the rooms cleaned but after we still had remaining hairs etc. It seems they only surface clean and not deep clean. The restaurant which serves breakfast also not very clean. The chair covers, carpets and crockery all dirty. The breakfast variety was nice we did enjoy it. We booked the swimming pool in advance luckily as it was very busy. We managed to have 30mins slots booked for every day which was definitely the highlight of our stay. The kids loved had the swimming pool to ourselves. The location is the best thing about this hotel as it is close to all amenities and the seafront! We did however overall enjoyed our stay but due to the cleanliness issue we will not be returning.

Breakfast was fair. The rooms were small. Good sized bathroom and good hot water. All bathrooms had a small step which was a health and safety issue. The carpets need changing . Very old and dilapidated.

Nice hotel, beautiful sea views. Hotel needs updating in places. Good parking. Receptionist very polite and informative. We had a executive superior room, very nice sea view, beds wasn't the best quality, unfortunately not too comfortable, dipped in the middle. Pillows are very poor quality, only 4 very very thin pillows. Bathroom was good not a bath but a shower but ok apart from the shower was either boiling hot or cold! I'm not sure if it is a executive room, nice big room yes, lovely view yes but no extras to make it a executive room. My husband emailed the hotel explaining it was our wedding anniversary and if there was a surprise we could do for me but didn't hear anything back. Breakfast was ok, the gentleman who was serving breakfast wasn't the best for customer service. A nice relaxing break.

Room is big and is facing the sea which is a bonus. The breakfast is very small more like a kids breakfast. The bed is uncomfortable and you sink in the middle. The manager needs to look at this because most of the reviews say about the mattress. The shower needs looking at because you cannot control the temperature properly. Plus the bed needs more quality pillows as the ones on the bed are no good

A really lovely weekend at the BW York House Hotel. We had a seaview executive room, it was beautifully clean and wow the views were amazing. Loved the Jacuzzi bath, the bathrobes were an added bonus. Breakfast was lovely, however on morning two, one of our party asked for kippers and he literally got 1 kipper which imo is not enough. But everything else was spot on. We didn't eat dinner we opted to venture out into the lovely town of Eastbourne. However we did have a few drinks in the bar. All staff were friendly and courteous. We parked around the corner which costs zero but you can park outside the hotel, they supply a parking permit for £2. Overall a pleasurable stay and we will defo use the hotel again if we come back! Thank you

We stayed for 6 nights and found the room, the staff and service most excellent. We'd stayed elsewhere previously with my disabled mother and found the hotel disappointing. But, at Best Western York House Hotel, the disability access was well organised, into the hotel, to the room, and the room, with sea views was lovely. The staff from booking, to daily service, could not do enough. A most excellent visit, very relaxing and enjoyable. Definitely, we'll be staying again.

Wonderful stay yet again as we stayed in the hotel on the 01/09/19 for our honeymoon. We had a lovely time, my stay in Eastbourne overall was quite mediocre because of my knees as I suffer with Rheumathoid Arthritis. However everytime in the morning we had a wonderful experience having breakfast. Had two lovely waiters and a wonderful beautiful waitress who served us breakfast and dinner. Big shout out to Michal Pokomy, Moses and the lovely brunette who served us a few times. Also I would yet again like to give a massive shout out to Darren Sharp who really was happy to see me the first day. Shook my hand immediately and welcomed me straight away with a gleaming smile. Thank you to Darren the Duty manager who was very helpful and professional and a very personal message to Theresa at the bar I am already missing your lovely smile and our happy lovely talks. Thank you to Stewart the main manager for being so friendly and being there for us when we needed anything and thank you to William Turbino for finding us the best deal for us to stay at the hotel. Swimming pool was great. Had a great time with my wife. We would like to say a massive thanks to all the staff at the hotel for their professional attitudes and if anyone would like to be our friends especially my friend outside the hotel then please do call us. Great location just across the road from the beach. The staff throughout the hotel were friendly and efficient. The rooms we had (none were the premium sea view rooms, which at a peek looked nice) weren't particularly big, but were clean, perfectly functional and decently equipped - flat screen tv with freeview, kettle and tea making kit, fan (a big plus) and hair dryer. Breakfast was decent and the staff met all of the individual requests of our party of 6. As per previous review comments, we too experienced our booking for the swimming pool being lost, but when spotted this was quickly corrected by the reception team. After dining out, we enjoyed being able to retreat to the hotel bar which was large enough for us to enjoy a game of cards and a nightcap before calling it a day.

This was my first visit to a Best Western. When we pulled up my heart sank. The hotel looked a bit dowdy from the outside - a great location, but could do with sprucing up a bit. Generally speaking I didnt find the public areas a whole lot more inspiring, all a bit outdated and felt soulless. The lady in the bar was nice and chatty but some of the items on the menu were not available, plus the wine we wanted, and later in the evening we couldnt have Irish coffee. Ho hum....Certainly we have no regrets about eating out each night. We had two rooms. One was great, one less so but it was OK. Rooms were clean and well-kept and felt fresher and less dated than the downstairs. The pool, whilst a little old-fashioned, was well-managed and a great little spot for the kids. Staff were fine such that no one was unhelpful and the Ops Manager helped us with some towels and was kind in doing so. All in all, it was fine. OK, so I admit I wouldnt go back to a Best Western again, but they didnt do anything especially wrong...it was just too dated and a bit weary in terms of style and service for me. Horses for courses, I guess....

We were very impressed with the COVID safety measures, as other reviewers have noted. The staff were very professional and nothing was too much trouble. We did not eat at the hotel but bar service was good. we really enjoyed the pool and found the pre booking system very good and it was lovely to have it to ourselves! A big thank you to the staff for their hard work and professional standards during these challenging times. We hope to return again later in the year.

The staff have been superb, incredibly helpful, friendly and polite. I'm an early riser and it was no problem for them to bring me a coffee on the veranda in the morning so that I could watch the sea. Any request has been dealt with promptly and with a smile. We had one of the smaller rooms at the back but it was fine. All COVID precautions in place, range of food for breakfast is huge and freshly cooked. Maybe there are areas that are a bit dated, but the location couldn't be better and I'd definitely come back. Big thanks to all the staff

We have just spent 3 nights at York House.We have been many times before and never been disappointed.We decided that despite Covid 19 we just had to return. All safety precautions had been put in place and all the staff wore masks in public areas.We felt perfectly safe at all times. We stayed in room 194 which is a deluxe 4 poster bed room with a dressing room and bathroom with a jacuzzi bath and walk in shower The sea-view from our window just completed this wonderful stay.All the staff were more than helpful.Everything about our stay was relaxing and we cannot wait to return.

We have stayed before but despite covid this was our best stay. All the staff reception ,restaurant and housekeeping were so helpful and friendly and would do anything to help. The breakfast now served to you is the best i have had and very varied. I would particularly like to mention Stuart the general manager who went out in my opinion above and beyond and leads by example to his great team. also i must mention Katalina in reception so nice. When can i come back????

This hotel has a lovely setting on the saefront. Our family room on the 3rd floor was really big with amazing sea views. My grandchildren and l enjoyed our 3 night break here on a B&B board. The breakfasts were good and kept us full all day. However l would advise anyone staying here who intends to book a time for breakfast and/or the swimming pool double checks the times reception has booked them for as on each day both breakfast and pool times had been changed without informing me. Every day the pool was either double booked with staff scratching their heads as to how this happened or times changed to hours different to the time I'd origiinally booked. This was tricky with 2 very excited grandchildren aged 7 and 4. While the majority of staff were lovely, especially Michal in the restaurant, we were made to feel unwelcome one morning when yet again the time had been changed. This time only by 15 mins. We were sitting patiently to be served, both children impeccably behaved, only to be barked at by a waitress when another guest pointed out we had been waiting a long time, "you're not booked till 9" yelled over said waitress with quite a scowl. I told her reception had said 8.45 so she reluctantly started serving us. I noticed a different atmosphere in the dinning room that morning, the other staff were not as relaxed? The hotel proudly displays a huge banner at the entrance claiming to support NHS frontline workers. I had hardly finished asking about the banner at reception as l am NHS frontline staff when the rather unfriendly young lady told me "we don't do NHS discounts here". My grandchildren had a lovely break away by the sea but it was very frustrating having so many mixed messages and changes l had to keep checking for.

We came back last week after a lovely stay, I would like to say a big thank you to all your staff as they are so helpful and friendly and nothing is to much trouble for them, we have been coming here for several years now and it never disappoints us, they are doing so well during this Covid situation, you really feel at ease there, I must say a big thank you to our house keeper she Is a credit to you, she works so hard we saw her on the second floor were we stayed a few weeks ago I cannot believe she has to do all the rooms on her own and Always with a smile, we think the reserve system is working I.e swimming pool and breakfast, only one negative and that would be the bar situation as we have seen this lovely lady with blonde hair doing this work all on her own I.e cleaning tables,serving customers and attending outside area at one point it got really busy as some customers asked where the nearest pub was because the wait was to long and she did this with a smile on her face and never complained once, so to have staff like this you should be very proud, we cannot wait To return.

From the start it was disappointing. Sign up saying no parking permits. It had not been removed. Couldn't check in so went for a drink. Don't take card as machine broken. All I heard for an hour was the poor lady telling people she was too busy to serve them. When we checked in we were told the pool was fully booked. This was the reason we booked here. Then can't use it. If we needed to book in advance they should have e mailed us to tell us. No masks were worn by anyone in the hotel. Staff didn't mention anything. Website shows pictures of posh food in their restaurant but they don't have this, just the bar menu. So why advertise it? Stains in dirty room. Dust shows it has not been cleaned well. I asked for hot chocolate pack at reception to be told to go ask at bar...... this is for our rooms facilities that are paid for. Bar said no! Only one towel in room for two people for two nights. Hotel smells of cigarettes. I think this says enough! I will be writing to best western as this is a disgrace.

My partner treated me to a one night stay for my birthday which was faultless. Booked a sea view delux room with 4 poster bed and jacuzzi bath and well worth the upgrade. Weather was very warm but windows opened and hotel provided a fan. COVID friendly and having private slot in the pool was safe and tranquil. All staff were exceptionally friendly and breakfast was efficently served and lovely. Bar drinks are pricey but sitting on the verrandah in the evening overlooking the sea felt special. Will definately return again.

Visited here for a 'eat out' August deal £10 pp with prosecco. We arrived early for our booking and the hotel were very accommodating. The lady who served us was very friendly and Service was good. The sandwiches weren't the best but we enjoyed the scones and cakes. There was a little confusion over the deposit I paid but this was rectified the following day. Overall this was a good value for money deal.

My review if for room 292 only. Standard double-very small, very dirty windows(pigeon waste all over it), noise from all the birds outside the window, dirty and smelly carpet. I wanted to open the table drawer but the handle fell off. I thought it went under the bed but under the I only found a pen sharpener which in my opinion is not very safe. I will not book this hotel again.

Booked into the Great Western for a 4 day break, booking in at the the Hotel reception was quick and easy Parking across the road from the Hotel was easy found and only £2:00 per day Unfortunately our nice clean room was beside the lift shaft that vibrated every time it was used! Despite asking for a room change as I was booked in for 4 nights I was informed the Hotel was fully booked with no spare rooms, a do not use sign between certain hours was placed near the lift but it did not stop people using the the lift early in the morning and late at night Breakfast was of a good quality with lots of choices Just a shame about the noisy lift!!

I stayed one night with my girlfriend and the room was very hot. I think air conditioner should be in a room full of carpet. The bed was not too big and the mattress was very soft so I sank in the middle during all the night. The carpet was smelly making the environmemt so charged. In my opinion carpets should be forbidden as they have more healthy issues than benefits that may give...specially for people with allergies... The only good point was the bathroom which was very clean with a massive shower. In my opinion, if the rooms had no carpet and air conditioner this hotel would be a very good one to stay just in front of the beach.

Lovey 3 day break in Eastbourne. The staff were incredible but overworked! Best Western are lucky to have such efficient, polite and pleasant staff. The hotel is clean and tidy and good value for money. I would highly recommend it!

This is of the more expensive 3 star hotels facing the sea and honestly it just does not command the premium. The rooms are small, the quality of mattresses poor, paper cups, instead of ceramic ones in rooms are all disappointing. Breakfast was excellent and variety and quality of food very good.

Booked a suite for one night and the room was huge with stunning views of the sea. Due to Covid, breakfast times are booked in advance and food is brought to your table. Fantastic choice from a full English to fruit, yoghurts or pastries. The swimming pool was open and 40 minute swims could be booked in advance per couple so you get the pool to yourselves. The hotel has good social distancing in place and there is plenty of hand sanitiser in the main reception and in the bar. There's a lovely terrace overlooking the sea to sit and have a drink from the bar. I was really impressed with all the staff here, really polite and helpful and made us feel really welcome. Would definitely stay here again.

Just got back from York house, been here many many times lovely hotel, firstly a big thank you to reception,bar,waiting and cleaning staff all doing a great job under these circumstances, a big thanks to reception staff with all our queries everything was deAlt with very swiftly, my only one concern was the breakfast situation, I don't know where the gentleman who usually runs this restaurant like clockwork is but he's sorely missed, the lads were trying their best, but no order or communication we was asked three times for our order by all of them, there were other people who had been there longer than us still waiting for there table to be set up, I know it's difficult times but but it took 45 minutes for us to have a coffee and toast!! Maybe they need someone to lead them, but I understand it's very different times now, but still had a great time and can't wait to return.

Why go to Spain when you can go to Eastbourne? We had a great time at this hotel. The hotel staff are very friendly, the bar is nice and the swimming pool was just a bliss. They respond to enquiries really quickly. The hotel is on the beach front, which is very convenient. I had a great time at Eastbourne and this hotel was part of it. It is reasonably priced and I highly recommend it.

After a disastrous 2 nights at shore view we quickly booked in this hotel. What a difference nothing was too much trouble. Grated by a lovely receptionist, a great g&t on the fron terrace. Lovely clean quiet room and a perfect working bathroom. As was our last night we stayed and ate in the restaurant.. Amazing steak and ale pie. Well done to you all at bw York house.

Excellent sea front views, staff couldn't do enough for you, breakfast had everything you could wish for and more, and a great selection in the bar. Well worth upgrading rooms!!!!! Management team went out their way! A star, fully recommended!

Great location on the seafront. Wonderful friendly staff. Comfortable, clean rooms and very good breakfast. Quality hotel at very reasonable prices. The bar is a bit lifeless, but, thankfully, you have the excellent Marine pub just round the back of the hotel. Highly recommend.

We stayed for a few nights in a deluxe king room as we wanted a sea view because we were visiting for a quiet break away. Check-in was easy and it is £1 a day for a parking permit with plenty of parking right outside at all times of the day/night which i thought was great (compared to other hotels in other seaside towns). The room itself was lovely, although would expect a slightly bigger room for the price but it had a fridge which was ideal and a jacuzzi bath and also a changing/dressing room area. The bed only had 2 thing pillows on it which i thought was poor considering this bed was king size. We asked for more and it took a while but they did bring some (they were uncomfortable pillows in my opinion but each to their own) There was also only 1 big towel in the room so we asked for another and they questioned this as if we were lying about it? Room was generally tidy although the bedside tables/lamp etc seemed quite dusty. I am not sure if perhaps the room hadn't been stayed in for a while and they forgot to dust. Very limited (and expensive!!) menu, although limited due to covid-19 which is fair enough. We did not like anything on the menu so opted to order each night. We did have breakfast on our last day and no complaints as it was great! Slightly pricey but it is still order as much as you like as if it was a buffet. Room service is advertised but they seem to not state on the website or very much around the hotel that it is a £3.50 charge per time you order anything to your room (food/drinks) I personally feel like this is a lot of money, especially considering how quiet the hotel seems at the moment. And yet service is still very slow. They ask that you contact them on WhatsApp but yet they hardly check this or reply and then most of the time call your room anyway so I suggest they improve that or don't tell guests that they prefer WhatsApp communication. Overall it was a very comfortable stay and we did go away feeling relaxed. There are definitely improvements that need to be made as above but only minor. I would stay again if I were to visit Eastbourne again as it seems to be the nicer hotel in the area and we definitely enjoyed the sea view and being able to open the window for some fresh sea air.

Don't hesitate to book a break at this fantastic, enjoyable and totally safe Hotel, they have superbly managed the return to re- opening following the recent lock down. My wife and I returned to the York House for a short break in July and we were so amazed at how seamless the transition has been to the new guidelines - so much so that the staff and facilities are all geared towards making our stay as enjoyable and normal as possible and they really did do this so effortlessly. (even though we are sure so much preparation and hard work went on in the background to achieve this). Our stay began with a friendly greeting and a wonderful smile from the concierge and everything from there on got better and better. Breakfast in the dining room was a real highlight, great food, brilliant table service which set us up for the day in beautiful Eastbourne. We are so glad the York House is open again and wish all the team the very best for the future. We look forward to coming back again very soon. Anthony and Lesley.

Hotel is an excellent location, so close to the sea side, local pubs and shops. If you are into fish and chips I would suggest - Dolphin Fish Bar & Restaurant. Right next to it there is a lovely Thai place - Seeracha restaurant, with plenty of vegetarian options. Also on the same street there is Sainsbury's if you are not in the mood for takeaway. Hotel was very kind to provide us with cutlery as we did had takeaway in our room. If you happen to stay in the hotel on a very sunny summer day do check out the ice ream parlor - Italian Ice Cream Fusciardi's they have so many ice cream flavors and their ice-cream shakes are really good too! If you are looking for a pint and dinner - Crown & Anchor, they have a lot of vegetarian and vegan options including beyond meat burger. Their onion rings and chips are on of the best we have had. Parking is off-street parking and you do have to 2 pounds per 2 days. Honestly, I am not sure if one night option is available. Our standard double room was quite small, but did have all the necessary amenities, plus it has a fan in the room if you were to get too hot. If you need iron and ironing board you do have to request it, it has some burn marks, but they don't transfer onto your white clothes. Your bed has only 2 pillows, but there is an option to request more. Bathrooms are not as advertised online. But they still look nice. Out room came with a bathtub, so you can choose to have a bath or a shower. The fan in the bathroom isn't very strong. Toilet takes a while to refill after flushing, so keep that in mind. Shower has good water pressure. We were provided soap, shower gel and shampoo. Breakfast is between 7:30 and 9:30, do keep in mind that the time of breakfast depends on how late or early you can book it, we would have liked to have it 9:30 every day, but on day 1 it was booked, so we had breakfast at 8:15 as latest. On day 2 we were very lucky to have it at 9:30. There are QR codes in place for you to order, but they don't work, so regular menu it is. Staff are very attentive and seated us very quickly. There were no issues of getting top ups for drinks or order additional items. I would suggest to avoid pastries as the ones on the menu weren't available and the ones I received were stale. Full English in both vegetarian and meat options were really good and I do recommend them. But stay away from the vegetarian bacon. If you happen not to book thru a voucher, breakfast can be quite pricey.

We have stayed here on three previous occasions and have always been impressed with the staff . Our four poster room (124 ) was large with impressive views to the sea . Breakfast brilliant with a great vegan option for two of our party. On the Saturday night 5 of us decided to try the onsite restaurant. We had the first booking at 630 as we had our young granddaughter with us . No child menu so she opted for a gammon egg and chips . Well the gammon resembled burnt shoe leather . Even the waiter said it was bad . Returned it to be replaced with a much smaller meal all round . My linguine was tasty but the rest of the group were highly dissatisfied. My husband refused to pay the gratuity. This bad experience will not put us off returning but we will not eat an evening meal there again . Overall a great stay

We have stayed at this hotel a number of times and it never disappoints, despite the covid trials. It's a shame about the pool being closed and not being able to have a buffet breakfast. We will return.

We came to Eastbourne to celebrate our 25th Wedding Anniversary. Having stayed at other Best Western Hotels we were expecting a lilttle more grandeur than they have at York House. The room we was allocated was slightly below par and would have liked to have had a sea view. Maybe this should be an option offered when making the booking? Our over mirror bathroom light was not working, the shower was very weak and we did not have enough towels. The staff were very helpful and provided new towels and also pillows as only one pillow on the bed for each of us. Due the current Covid-19 situation the dinner menu was very minimal and quite disappointing and we only ate there one night because we were using a pre paid voucher which was a gift from our children. The hotel had very good sineage regarding hand sanitising and social distancing and all serving staff wore gloves and masks. We would definately stay there again but would make a request for a sea view next time.

This hotel is in an excellent promenade location. We had a sea-view room with a lovely view, During Covid the hotel had been very well-prepared to maximise safety. Car parking is especially convenient - the hotel issues a permit (£1) that enables you to park anywhere along the promenade for 24 hours. Fantastic breakfast !

Lovely rooms. Staff were not that helpful when asked for extra pillow reception tutted. Had a spa bath and couldn't use as thick black lumps (Bacteria) coming out of the jets every time turned on. I must have run bath 5 times and left them running to try and clear but even then thick black lumps. Bath jets were turned off reception told me how to turn them on and didn't want to come to room to do it. Food was ok but rather pricey for what you get. I was surprised had to leave £50 room deposit when signed in but no choice if you want to stay. Other than that lovely place good location website says free parking but you have to pay £2 a night but no big deal. Bed was reasonably comfortable.

My partner and I stayed at York House on Saturday the 21st of March - we had booked about a month in advance. As this was the day after bars, restaurants and leisure centres were ordered to close by the Government, we were in two minds as to whether we should still go. We were glad we did. We thought, if nothing else, we'd have a pleasant (hopefully uplifting) walk along the beach/cliffs - and we did. For obvious reasons there were very few guests besides ourselves at the hotel but the staff (despite their own,inevitable, anxieties about the growing crisis) went out of their way to be pleasant and friendly and made us very welcome. The room was spotlessly clean and very comfortable; the food was tasty and the service was excellent - although we did feel a bit sad and guilty, looking out at the deserted promenade while eating and drinking that evening. Some of the decor in the hotel might be three star but the rest of our experience was much higher. The manager (or assistant manager?) was very efficient and friendly. As we were checking out he asked us if we'd enjoyed our stay and we said we had and hoped to return when things were, hopefully, back to 'normal'. He said 'Yes, you must come and see us at our 'best''. Like most people in the country, we don't know whether we'll even be allowed to walk to the park in the coming weeks/months, but when we are able to travel freely again, we'll definitely return to the York House.

Stayed here for 1 night Monday 16th march for our anniversary break. Was upgraded to sea view room free of charge ... staff very friendly hotel swimming pool was lovely and warm ..free aswell .. had the evening meal which was excellent and breakfast lovely and lots of choice ... defiantly will be back

We had great time. Amazing view from room 104. Staff very nice and friendly.Nice English breakfast and lovely pancake. Only ones we have to wait 2hours for extra tea and coffee. Definitely recommend. We will be happy come back in few months

Great location. GREAT STAFF, especially the night receptionist Alec whose was super accommodating during the early hours. If you want value for money and 24 service this is the place! Will definitely be taking the dogs next time as they will accommodate those too!

We stayed here to view the Eastbourne Airborne Airshow. Spent the night before in a comfortable room and then had a marvellous lunch and afternoon tea in the restaurant. Definitely worth a stay on your next Eastbourne visit.

Lovely quiet hotel, just the right distance from town. Room didn't disappoint, very clean with a large TV, dressing area and super bathroomThe breakfast was excellent and the staff went the extra distance to be helpful and accommodating. The swimming pool was an extra bonus especially as the weather during our stay was wet and windy.

This was the second time we have been here and again it did not disappoint. Our room this time was 194 overlooking the seafront. A large room with separate dressing area , huge shower and jacuzzi type bath . Staff very informative and helpful . Dinner in restaurant was good . Breakfast choices are excellent with poached eggs available on request , my only gripe is the toaster , it is so slow that breakfast can be eaten before the toast is done . Several people just leaving their toast and walking off . This was a problem the first time we were there as well . A simple problem to resolve. Pool good although a little tired in areas . Overall another lovely stay and we will be back .

I chose this hotel because I'd stayed there previously, and wanted to stay there again. I did try another hotel nearby, but was not so satisfied with the breakfast. I like to get up early and exercise along the seafront walkway and this hotel is very convenient for this. My room was more spacious on the second visit and very good value. En-suite facility good size and clean.

Stayed Sunday night for my partners birthday. This was booked as a surprise. It didn't disappoint. spacious clean seaview room. plenty of information literature in the room. Clean..ample size indoor swimming pool ideal for a pre dinner swim. Attentive polite staff and one of the best hotel breakfasts I've had.Good produce, fresh, ample choice but not forgoing quality. Great location on seafront within walking distance of shops. We will be returning.

We stayed in room # 103 which is very convenient to the swimming pool and dining room with only a few stairs to navigate. The breakfast was very extensive and varied. The staff very amenable and friendly. The location on the seafront was spot on and even though the parking is a bit of a lottery, the one pound parking permit per night was much appreciated.

We decided to have a last minute weekend break at the seaside and decided on Eastbourne. Looking up on line we saw this Hotel and decided it was suitable for our needs. Having spent a few hours in Hastings we checked into our Hotel around 3pm. Our initial view was that its location was excellent, Reception, foyer and restaurant all looked very presentable, but the cream on the cake was the parking surprise. Having parked outside on a pay and display space the Hotel offered a special parking ticket for £1, which enabled to park on the promenade road until 11am the following day! When we checked into our room (large family room with a sea view) we were very pleased. Comfortable bed, coffee and tea making facilities, clean, lovely towels and bathroom. Having dropped our bags we then went out to explore Eastbourne. On our return I took a swim and was again very pleased. Comments I had read complained of no sauna or hot tub but I found I found the pool to be very pleasant at a temperature of 27 degrees. One could swim or simply sit On he steps as if in a hot tub. We found the restaurant excellent with excellent food and service, so no complaints here. After an excellent sleep we had our breakfast in the restaurant and again we're not disappointed. An excellent selection, buffet style, and again no complaints. All in all we were so pleased with the service and value for money at this Hotel, we would have no hesitation staying here again.

Stayed three nights in February. Our rooms were good with sea views. Pool was warm and good for adults and small baby. Food was pleasant and staff helpful and welcoming. Easy walk from railway station and town centre.

Excellent overall experience, great location (seafront). Easy parking on seafront with permit provided by hotel. Seaview room was fantastic. Portion size of meal (fish and chips) in bar area was disappointing.

Stayed for 4 nights from the 9th of January in a deluxe room,which having stayed in the hotel a few times now these are definitely the best rooms. All the staff we came into contact with were great and nothing was too much of a problem. We would not hesitate to recommend this hotel,and send our thanks to everyone for making our stay lovely and look forward to returning again.

We visited the York House hotel for afternoon tea on a Groupon deal. Excellent deal of £15 for 2 for afternoon tea. There were 7 adults and 6 children and we had the room to ourselves which was great. Loads of food - sandwiches, cakes and scones with jam and clotted cream and they catered for a gluten-free guest. Pots of tea and apple juice for the children. We couldn't eat it all and the waitress bagged it up for us. Excellent waitress who needs to be congratulated. We would recommend visiting the hotel.

Excellent New Year experience. Spent an excellent break with family age ranging from 93 - 15. Really good holiday. The staff made every effort to make it a pleasurable experience. Entertainment and food were exceptional.

This hotel was brilliant for Christmas they could not have done any more for us food was good buffet was good but a bit hectic entertainment was excellent no complaints at all would stay again anytime great hotel for Christmas

Me and my boyfriend stayed here New Year's Eve and had a wonderful stay staff were very welcoming and the hotel had a nice atmosphere to it. Our room was lovely and clean and the bed was extremely comfortable the shower was lovely, no issues with the room what so ever. My only small criticism was that the floor boards outside our room were very creaky so when people were moving about during the night and in the morning it did wake us a few times. However overall a lovely stay for a very reasonable price will most certainly be back.

Stayed again for one night but this time took family. We had 3 rooms all clean and lovely. Good to see the same faces, always happy to welcome you. Had a perfect breakfast with staff willing to chat, clear tables and help with anything. Swimming pool was such a nice relaxing time which the children really enjoye What can I say differently about this hotel. Don't change, keep doing what you are doing. Thankyou for another great stay.

This is our 4/5 stay in this hotel. We had an executive room overlooking the sea front. Huge room warm comfortable and very clean. The bathroom is quite small but perfectly ok. Clean and lovely white fluffy towels. Love staying here as always made welcome. Staff professional helpful and friendly. Our breakfast was cooked fresh when we ordered and was excellent. Always enjoy our stay and will return. Thank you to all the staff.

Eastbourne weekend stay. Very run down town. Hotel could do with a bit of a tlc inside and out. (BUT IS A VERY OLD HOTEL) staff very pleasant helpful....if I was to stay again I don't think I could do anymore than a couple of nights....

Pleasant staff. Lovely quiet room with sea view . Not far to walk to town or the pier. Plenty of places around to eat .Very nice breakfast with good sevice. Check in and out very quick but to be fair the hotel was not busy. There was a large Christmas party on the Saturday evening but we were not disturbed at all.

Enjoyed a 2 night stay at this hotel. Asked to be moved to a room with a sea view, the staff were very helpful and found a lovely room for us. The hotel has a small indoor pool which we used before Sunday's breakfast. Really most enjoyable stay. We will be returning.

I've stayed at the York House several times and will stay again - the rooms are spacious and comfortable, the staff welcoming and helpful, and it does good food and fine breakfasts, and the prices are good value. On top of that, it's right on the seafront, and sitting on the balcony on a fine evening sipping wine and watching the sea lap round the beach and pier is really pleasant.

I stayed here last weekend as I was visiting relatives in Bexhill. The staff are very welcoming and friendly. The seaview room was spacious and the large bed very comfortable. (A minor point is that the room was located in the middle of 3 corridor doors and at times we were disturbed by other guests.) Breakfast was excellent with plenty of choice - I was particularly taken with the juice from a local farm (instead of the usual mass produced kind), and the sausages contained proper meat! Parking on the Saturday was a little difficult as there is no car park. The hotel provided a parking voucher for only £1 which saved us feeding the seafront meters. Would stay again.

The hotel is perfectly located for beach walks, which we took advantage of. The hotel staff were lovely and welcoming, especially the receptionist Montse. The room was ok. Disappointed at dinner as I had ordered a bottle of red wine and really fancied the cheese board to go with it, only to be told that the chef didn't have any cheese!! Breakfast was fine. Would stay again if in the area.

Came back from this hotel yesterday. It was a lovely weekend away. The hotel was exactly what we was after and the room was better then we expected couldn't fault it! The staff are very friendly and helpful nothing was too much trouble. Breakfast was also very nice! I would definitely recommend this hotel and I would stay again!

Booked in by work and was not expecting much. Lovely surprise of spacious room with sea view Situtated near lift and stairs so some noise from other guests but this was minimal Restuarant food was a little expensive but the quality was good. Breakfast cooked to order as quite and was excellent. Staff were all helpful and very friendly Discretionary charge added to bill in restaurant so doesn't appear that discretionary but staff will remove this if u ask

The Hotel is in really good shape,very good modernised. The location is very good and the view absolutly gorgeous,the rooms are spacious but cosy. They are very dog friendly and the straff is exeptionelly good. We will defnetly come back.

3 night stay with my husband fast check in very friendly staff at reception. Beautiful room it's was a suite we had a massive room king size bed kitchenette and a lovely walk in shower beautiful view of the Sea and beach we had breakfast all you can eat buffet. Lots of fruit and yoghurt cereal and cooked breakfast. Not far from the peir or town and parking very good. Room very clean cleaned every day. We was on the 3rd floor they have 2 lifts over all I give them 10vout of 10

The room I stayed in was very quiet. The hotel is a little old fashioned and quirky, but in good order. The breakfasts were very good. It is right on the seafront. Parking isn't easy here, but I managed to find one each day.

Excellent value , great position on the sea front and very good restaurant. We booked the four poster bedroom with a sea view , very large and beautiful bathroom , this was a special 2 night break offered by Best Western with a £30 dinner voucher included .

Old fashioned style seaside hotel. Helpful staff. Lovely large room (and a large bathroom) with a sea view. The evening meal was excellent. The buffet breakfast was average. But all in all well worth a visit. Good value too.

Had my first visit here the other day and I can not praise them them highly enough. I work with people with autism and our residents love using the York for their cold drink visit. The staff were friendly and go out their way to accommodate us. The hotel public areas are clean and spacious and the bar staff great. Sitting outside and watching the world go by with the sea right across the road is wonderful and though I've not stayed here I will be recommending it to friends when they come visit.

Fabulous location. Spacious room and brilliant super king, comfy bed. Staff were so helpful and efficient. Breakfast was unbeatable. Very easy parking, only £1 for 24 hours! Small pool but enjoyable swim. Would definitely recommend without a doubt

We arrived at the hotel before check in time and our room was ready.We were really pleased with it -sea view, clean, modern and comfortable. There was also ample storage space although we didn't require much for 2 nights.We had booked Afternoon Tea for when we arrived which was freshly made and plentiful. All the staff were friendly and helpful and the meals we had here (2 breakfasts and an evening meal) were of a good quality with a wide choice of menu. We are very pleased we booked a sea view room as it was great to wake up to hear the waves rolling in but also to find a seagull tapping on our window with his beak! We will most certainly stay here again if we are back in the area and would like to thank the manager and staff for making it a very special weekend for us.

We enjoyed our stay at York House. It's sea facing a few minutes walk from the pier, and a short walk from the town. Our room was on the 3rd floor, recently refurbished and equipped with everything we needed (except biscuits). Our first nights sleep was disturbed by someone selfish sod in a neighbouring room shouting but you can't really blame the hotel for that. Breakfast was a good wide choice, with pleasant serving staff. Swimming pool is quite small, but well heated We parked right outside the front door without a problem.

We stayed here a few years ago and were pleased to find that the rooms have been significantly improved. The exterior however is looking a little tired and the bar has not changed much. Breakfast was good with a wide choice.

Great location, very clean and comfortable. Nice breakfast which consisted of a good cold buffet, hot buffet and items to order.Very accommodating with our dog,even brought him a bed and water bowl.lovely heated pool which was a lovely addition. The lady in the bar in the evenings was very nice and friendly. Would definitely stay again

The York House staff were welcoming and helpful. We were given a lovely room overlooking the sea. A comfortable bed, clean well-supplied shower room. Lovely fluffy white towels. Meals were very good. The breakfast was plentiful and varied. All tastes were catered for. We would certainly use the York House Hotel again.

The staff were very helpful, the room with a sea view that we had was beautiful and falling asleep to the sound of the sea was perfection although the bathroom was quite small, the hotel itself was very clean and absolutely charming, I would recommend the Harry Ramsden restaurant if you want some gorgeous fish and chips, we were only there for 2 nights but we enjoyed every second

A bit of a walk from the pier, so wouldn't necessarily suit anyone with mobility problems, but we like the location, as it's quieter a bit away from the pier. Lovely clean hotel, well appointed, with comfortable, well-equipped rooms. The staff are all friendly and charming/helpful. Breakfast is buffet-style, but there is no rugby scrum to get it and it is all of a decent temperature and quality, with a good choice of cooked, continental style ham and cheese, pastries and croissants. There is no evening entertainment and the bar is a bit dull and lifeless, but the wonderful Marine pub is only round the corner. We will return again and again.

Our stay was on a Friday night, primarily to visit family nearby. We booked online on what I thought was the hotel website. Didn't realise it was not until I received an email from another organisation, when I noticed we were charged nearly £30 above the advertised price for charges. This wasn't the hotels fault but when I told then what happened they were very sorry and offered us a complimentary drink in the bar. They didn't have to do that, so I really appreciated the gesture. The room was lovely, with a wonderful view, though the window was a bit small, and it included a little kitchen. We popped to Waitrose and a few things to make the most of it. Finally, I left something behind and was delighted to find the housekeeping staff had handed it in, and I had the item returned to me for a small, reasonable charge. We didn't have breakfast at the hotel so can't comment on that. We would stay here again, especially if we can get the same room.

The hotel looked lovely out outside but was disappointing when entered. The reception staff where friendly and helpful but the building was old and the carpet was too as parts of it was threadbare and it smelt. The room was cold when we entered but we were able to put the radiator on and heat up the room. One of the milk sachets with the complimentary tea/coffee had curdled, so who knows how long that had been there. The room was adequate in size with a big TV. We did not get a room with a sea view as that would cost more and is not worth it because the hotel is on the seafront. There was a swimming pool but we forgot to pack our swim suits so didn't use this. I would not stay there again as this is a hotel that need modernising.

Impressive looking hotel in a great possition over looking the sea, also close to the shops, pier and amenities. Bedroom was spacious, roomy, well laid out with a good size bed and large onsuite shower room. Reception, restaurant, lounge were great, they even have a swimming pool. We dinned for the evening and breakfast meals, excellent menu choice, food hot, tasty and well presented. All the staff were attentive, polite and welcoming.

Hotel was ok , rooms standard double I thought were quite small. Breakfast was ok, only problem I have was that when I checked in they asked for s debit card, but told me no money will be taken from my account, nearly a week later I am waiting for 50.00 to go back into my account which is a holding fee which again I was never told about.Had to make numerous phone calls to hotel and bank to get this sorted.Wont be staying there again, even premier inns dont take any money from your account when they say they wont.

Most of the staff in this hotel were very friendly and helpful especially in the reception and bar. This hotel seemed a little tired but is well located for the pier, shops, reataurants and there is a bus-stop just outside. The hotel does not have its own parking but there seemed to be plenty just outside and the hotel will sell you a much reduced rate, 24hour parking permit. The breakfast buffet was as in most of these hotels and the food was good. We found the dining room waiters to not have a good command of English and at times seemed to be tired and surly when they reluctantly allowed guests to choose their table. The swimming pool was not large or deep but was warm and relaxing. The lounges were adequate but did not feel as welcoming as some others but there were plenty of chairs and dining tables for bar-meals etc.

The staff were helpful, friendly and courteous but the hotel is tired and really needs updating and renovating. Carpets are threadbare, upholstery is snagged, areas need redecorating etc. The wood work on the windows was rotting and dirty. Some areas e.g. the main stairs were dirty and were not vacuumed in the 3 days we were there. Fire extinguishers were missing on the stairs. Parking can be a challenge but the hotel do give you a voucher for £1 per day. We did have a great view of the sea from our room which made up for other issues. Also the hotel is about 10 mins walk from main interest areas so well placed.

Stayed overnight in Eastbourne- great location on the seafront without being crowded Good bar service- didn't use the restaurant for dinner but menu looked good also. In 2017 I treated my family to a holiday at Best Western York House Hotel Eastbourne East Sussex and I wrote an enthusiastic review of that entirely positive experience. I have now returned home from my most recent visit to this hotel in Eastbourne. Again I would like to compliment Stuart Anderson and his staff for a perfectly lovely sojourn at York House Hotel. Damian and his colleagues at Reception were welcoming and efficient. My sea view room was delightful. Breakfast was entirely satisfying each morning. I entertained some friends to dinner one evening. My request for a sea view table was honoured. The young man who served us was attentive and charming. The food was delicious. In addition the Chef treated us to an additional specially prepared salad to compliment our choices. I will return again to York House Hotel. I wish Stuart and his colleagues continued success, health and happiness.

Check in was quick. Room was small but we had everything we needed. Very central for amenities. Pool was an added bonus. Didn't have to walk through dining room. There is a door giving access to all rooms. Reception gave us towels to use whenever we asked. The only down side to this hotel is they use plastic cups in the bathroom. Plastic does not need to be used now and we had the same cups in our room for tea and coffee for the 4 nights we were there. They were rinsed by the cleaner. We had to wash was them before using them. Fresh cups daily would have been nice.

The room was very spacious and everything worked perfectly. The breakfast was very comprehensive and the staff were helpful and friendly. The bed was very comfortable and the hotel was well situated with a short walk to the town centre and pier. We would definitely stay here again when visiting Eastbourne

Stayed at this hotel for 2 nights. Our room was modern, clean and well presented. On arrival to reception greeted warmly by staff. Unfortunately was unable to get upgrade room even though it was offered via email if you put a bid in?? Standard room quite compact and overlooking other peoples gardens not so pleasant. Breakfast really nice and served hot and cold buffet on both days. Had dinner 1st night which was also filling. Lovely to have beach right opposite and we got parking outside hotel which was great, plenty parking around the area. Swimming pool looked nice and inviting.

Very helpful staff and we enjoyed our sea view room. the room was large with a sofa. we were disappointed not to find a fridge as we only drink water. we had a meal in the lounge which was comfortable.

Excelllent hotel and staff. Nice room very clean. Good breakfast. plenty of choice. Bus stop outside hotel for trips to Bexhill and Hastings and near the pier for Brighton bus and sightseeing bus. .Odd thing was offered a chance to upgrade room Auction but felt it could have been offered free as most people pay what they can afford when booking strange idea.

We booked two nights in this lovely hotel and this is our 2nd night. We have a fabulous room overlooking the sea. Well worth paying the extra for. My husband has had a swim each day in the very warm indoor pool and had it all to himself. Pool a little on the small side but nice just to relax in for a short while. Lovely fluffy white towels and a really huge comfortable bed. The room is very spacious, well decorated and furnished. We will definitely pay a return visit when we can. You can get a parking permit for £1 a day from reception. We have been lucky enough to get a parking space right opposite our room. Which puts my husbands mind at rest as he was worried he wouldn't be able to get parked. All the staff we have encountered have been friendly, approachable and professional.

We have just returned from a 2 night break at the York House Hotel. We had a lovely time and could not fault the hotel or staff. We had a very large sea view room on the 3rd floor. It had a great bathroom with a walk in shower. Just inside our room was a little staircase which was a bit of a surprise, we were amazed to find a little kitchen at the bottom of the stairs, complete with fridge and microwave. The breakfast was brillent one of the best We have had for a long time. We parked in a side street just around the corner from the hotel, which was not a problem. It was a bit of a walk into the centre of Eastbourne, but was lovely walking along the front.

My nan and i stayed her fortnight ago for 3 nights. All the disabled rooms were taken so we just had a normal twin room but when my nan used the toilet she struggled,we hadn't been in our room long before they called up to check everything was ok so we said about our problem and within minutes a man came up with a toilet seat with handles which was fantastic! All the staff in the hotel were so helpful and friendly. The lady behind the bar worked so hard and seemed to be there all hours of the day. The breakfast was lovely and again the staff were great! i had the biggest omelette ever! we also had a meal in the evening which was great. This hotel is definitely more a 4 star than 3.

Staff were friendly and the room was clean.parking permit was available for £1 which was handy and there were plenty of parking available. We didn't use the pool but it looked clean and was heated. Bar was reasonably priced .

My husband an I moved to this hotel after a shearings nightmare at the majestic. Brilliant stay top class from toby an girls on reception to the amazing manager stuart. Most brilliant stay will defo return cant thank or grade them higher.

Staff friendly and polite, comfortable spacious room, breakfast in a nice location. Hotel right on seafront with wonderful views, parking ideal with a £1 permit from reception. Couldn't ask for anything more thank you

Needed a break and only booked this the day before arrival, however, it was well worth it. As a rewards member we were up graded which was a welcome surprise. One thing to watch for is the parking which is on the street via a permit picked up at the hotel costing £1, but the area was very busy when we arrived at around 18.00.
