We booked in to this hotel as it was very close to where we were competing in a sporting weekend. The hotel was quiet as there were few guests staying and we had been moved from the room we had booked to a garden room overlooking the countryside with a decking area. Room was very clean and the size was excellent for our needs as designed for 4 persons. Noise levels were low as we only had one adjoining wall. Service was excellent and I felt we were very well looked after by all the staff we came in to contact with. We are lactose free and the staff did their best to accommodate us for breakfast and the one evening meal we had the night before we left. The waiter who looked after us on evening was excellent and vey professional and made us feel good. Definetley 5 star service. Chefs were very good to. Booking system for breakfast and evening meals worked well for us. I liked the fact I could determine how many sausages,eggs etc I wanted depending on how I felt and the choices were numerous. All the meals were well cooked and appetising. The fruit salad for breakfast was fresh and juicy. Portions were excellent. We were kept informed if the meals we had ordered needed to be changed due to our intolerances. I would recommend this hotel. Parking was a bit tight in some areas but your driving skills need to be tested and we were in an SUV.Smaller vehicles will find no issues at all. Overall a very enjoyable stay of 3 nights. Hats off to the management team who have given a large hotel, a warm,friendly,comfy small guest house feel to it
This is in a lovely spot with comfortable accommodation. We stayed in the dog friendly lodges which were clean and comfortable with all the necessary facilities. The meals we had were delicious and the service exemplary. Nothing was too much trouble for the hosts - they met our every need. Definitely will stay again whenever I'm in the vicinity.

If you are looking for a peaceful setting this is the place to go. No traffic noise just the sheep and birds to break-up the peace and quiet. Our room was very comfortable with an outside space to enjoy the sunshine. The grounds were well maintained with several seating areas to relax in. Once you got over the request to pre-order your dinner/breakfast the food was delicious.
Thank you for your review and I am glad you enjoyed your stay. It is correct that the front lounge is used for dining in the winter. When we took over the hotel this room had some huge and extremely uncomfortable sofas in it and it was a place which no one used. We got rid of the sofas and have made this room into one of the most useful and in fact attractive rooms in the building. We have meetings, private dining, taking tea and drinks, and people do sit in there at the tables which they use for their laptops! We had to take a decision to get the optimum value out of this space. As to pre-ordering, operating a walk-in restaurant is completely unviable so we have adopted the pre-order system which in fact works extremely well. We can have a much greater menu and we find that our guests in the main are very happy with it. So we look forward to receiving you again and thanks once more for your kind words. kind regards Adrian
I booked for 3 people for breakfast but on the day my son was ill but they still took for his breakfast £18.50. I gave them my card details, I thought as security but payment was taken before we ate. I won't be back
Happily I do not have to handle reviews like this one very often but this review is both misleading and libellous. For that reason I have to make clear exactly what happened. This was a special day, the day of the Selkirk Common Riding and it is the one day of the year when we are open for breakfast to non-residents, in fact we had almost 50 guests in. Indeed, you came last year and this was a repeat visit. The circumstances have not changed. Our terms for this breakfast are that it is booked in advance and cancellable up to two days prior to the event. This is quite normal for special events. We also take a credit card to guarantee the booking and the funds are taken after the booking has become non-cancellable. This is also standard practice. Why do we do this? As I explained to you last year, the previous year we received a booking for a large group approaching 10 guests who then cancelled by telephone 30 minutes before they were due to arrive. We cannot sustain losses of this nature, hence why the booking and pre-payment has been introduced. The same applies this year and you knew this because I sent an a mail to you setting this condition out and you continue to maintain your booking. So you knew our terms. On the morning I bumped into you after you had had breakfast at which point you advised me that your son was unwell and had not come. I explained that the booking was non-cancellable and that payment had in fact been taken in accordance with our terms. I am sorry that your son was not well but that is a risk we all take when booking a non-cancellable event, whether a meal, a concert or anything else. However it is to be noted that in your review you have failed to disclose the whole truth which is that you had booked a non-cancellable booking and then clearly you expected us to bear the cost which is why your review is totally misleading and unreasonable. Lovely accommodation welcoming staff, the restaurant was quiet when I visited but the attentive staff took my order and the food was excellent, the breakfast time did not suit me and a packed lunch was offered readily a nice touch

This pretty hotel in Selkirk was very warm.and inviting. The staff made us feel welcome upon arrival. Food was superb,beds were comfy and a nice walk into town or they have a driver.

Had a lovely relaxing weekend at the Philipburn Hotel. Very quiet & peaceful, only the sound of sheep & birdsong in the mornings. Rooms were spacious & had everything we needed. A lovely garden. Our hosts were welcoming & friendly & couldn't do enough to make our stay an enjoyable one. Breakfast was amazing. Would definitely return.

The first impression of this hotel was the beautiful setting in its own grounds, on the edge of Selkirk. We checked in and we were told where our room was, which was a 50m walk from reception, but we could park our car outside the room. (Later on we discovered that this would cost us £8 per night). On entering we came down to earth, as the room was absolutely freezing. No heating on at all. Numerous heaters were present, but not one was switched on. This became the normal in most parts of the hotel. We had pre-ordered dinner, and decided to have a drink beforehand, only to find that the bar area was in the same state as our room, (freezing). We were told that this was not opened due to it being the quiet season? Was I a paying customer or not? You finish your evening meal, then you have to fill in a form on what you want for breakfast. Not only that you have to circle (NOT TICK) what you would like to eat. My wife forgot to add tea, and no tea was provided. After some gentle persuasion she got some tea, but it was pointed out to her that it was not on the sheet. How pathetic, I thought tea & coffee were staples for a breakfast. On the website the owners proudly state that breakfast is the most important meal of the day. Don't miss your milk out either, you will not get it. Sustainability taking precedence over paying guests. If you are looking forward to a nice restaurant, then forget it. If you would like to sit in a nice warm lounge have a drink before and after dinner, then forget it. It is not forthcoming at this hotel. There were 4 chairs provided around a gas fire, alongside 5 tables for diners, and that was it. If you cannot provide the basic facilities for guests, then why are you opened? Being a quiet period is no excuse. You are opened with all facilities or not. Not all doom and gloom. The food provided was excellent, and the room we were given (after being heated) was large, very clean, and comfortable. As a Best Western patron for many years, I must admit this was the worst hotel we have stayed in, and I'm afraid we will not be returning any time soon.
Thank you for your review and I certainly remember your stay. You will recall that I was horrified when you told me that the radiators were off in your room on your arrival. I apologised and can only say that this was a housekeeping error as it is standard practice to turn the radiators on. It is not correct to say that heating was not on in the hotel and indeed when the hotel is quiet we invite people to sit in our front lounge which is normally warm and cosy. You would not feel warm and cosy on your own in the bar and main restaurant which is why we do not open them in the quiet months. You criticise our procedure for ordering breakfast. We introduced this for two reasons. One is the obvious one of preparing only the food and drink which guests want and the second is because it enables us to offer an extremely efficient service. The vast majority of our guests are corporate people who have to get out to their work places and they find our breakfast system suits them very well. They come down knowing they can be in and out quickly which is valuable to them. Without a doubt our breakfast is our flagship; even you have been kind enough to say the food was excellent. Our form enables guests to order precisely what they want. You say that tea and coffee are staples for breakfast. In fact not so, nor milk. The amount of milk which used to be wasted was enormous. Many people do not order tea or coffee, even when we point out they do not ring it. Our staff are trained to look for the rings; ticks are extremely confusing but I cannot help feeling that this is not really a bone of contention! We bring you exactly what you order which we presume is just what you want. So we do not apologise for operating this style of ordering. It works really well for 99% of our guests but I do appreciate of course that these things do not necessarily appeal to everyone and I am sorry you found it did not suit you. As to be open and it is all or nothing, I wish it were like that but the costs of operating a full scale operation only work if your establishment is busy. We are in a quiet country backwater. At the time of your stay you were the only guests. You did not want to dine in the evenings as you decided to eat elsewhere so would it have been realistic to have staff on duty for an evening in the knowledge that there would be no customers? That is the quick route to insolvency. We, the owners, opened for breakfast just for you and were of course happy to do so. I did ask you if your stay had been okay when you were leaving and you said yes, once the radiators were turned on. In conclusion I am sorry you did not enjoy your experience with us and I wish you well in finding somewhere more suitable for your needs in future. with kind regards
I had the pleasure of staying at your hotel from 22nd November to 23rd November; the garden room was spacious, warm, comfortable and extremely welcoming, both for myself and the dogs! I had a very restful night (as did the dogs), and enjoyed a delicious cooked breakfast in the morning. If I am ever down Selkirk way again, I won't hesitate to return.

What an amazing place. Had the pleasure of a week here, and I have nothing but compliments and praise. The breakfast service is amazing, the rooms are well kept, grounds are pleasant, and the staff are friendly and polite. I cannot find fault. The nights were quiet with no issues from other people and I slept very well, and it's only about an hour from Edinburgh, too.

Highly recommended! We received a lovely welcome on a chilly November afternoon and the hospitality continued in the same vain throughout our stay. The room was characterful and comfortable with a beautiful modern bathroom, ideally lit and with an additional magnified mirror. We had such a comfortable nights sleep and a delicious breakfast, with so many dishes to choose from, including a carefully prepared fruit salad.

Yes - freshly prepared fruit salad is just one of the special foods we offer - the times I have found myself cutting up strawberries at 6.30 in the morning! Add to this our fresh orange juice, freshly baked croissants, regenerative award-winning free range eggs and, of course, the beauties of haggis, kippers and other items. I could go on! Bit late in the day to post this, it was 8 months ago since my visit, but better late than never! My room was in the main building and I appreciated being upgraded to what I imagine to have been the honeymoon room, given the double shower, first time I've encountered one of those! Being in the winter the hotel was quiet and some of the public spaces were not open but I found that understandable and not an issue. Room was very comfortable, spotless and with views over well kept grounds. The public areas too were spotless and the staff friendly and attentive. Food was excellent, the steak in particular. Did have to pre-order the previous day though which was a bit unusual but again probably due to so few guests at the time of year and it wasn't an issue for me. Third visit here , on the previous visit we stayed in one of the chalet style rooms in the grounds but unattached from the main building. Large room with access to private lawned area and great views over the surrounding countryside. One area I think could be improved - when I first visited the hotel a number of years ago, the room on the left as you enter was layed out as a lounge with comfortable settees, chairs, tables etc This has now been converted to dining so there is no real guest lounge, I did prefer the previous layout. Other than that, all excellent. Lo
Better late than never! Thank you for your review which I feel is well balanced. Let me just pick up a few points. Being a small hotel we are unable to operate a walk in restaurant - there is simply not the demand. So we operate dining on a pre-order basis. I appreciate it is not for everyone but it is accepted by virtually all of our guests and is highly regarded by a significant number. It is part of the sustainability practices we strive to operate in these days and has the advantage of enabling us to offer a significant menu with virtually zero wastage. When our guests realise this, they generally have little difficulty in embracing the practice. It is becoming more widespread as the days go by. Breakfast is by pre-order too and it means our guests can come in and get their breakfast promptly and be off to their commitments. The other point I would like to pick up is in respect of your comments about the "lounge". You may have been one of the rare people who used to use it. The room was basically a complete waste because no one did use it. Now that it has had the uncomfortable and drab sofas removed, it has become the most vibrant part of the hotel, used for meetings, functions, dining and, yes, sitting in front of the gas fire. It is in fact my favourite room in the building and now gets the use it deserves. It makes a super cosy warm dining room in the winter. It is a really dynamic space. I appreciate that it means there is no dedicated sitting room but the low demand just did not justify the waste of such a superb resource. In these modern days, guests like to sit in the comfort of their rooms and watch television! In terms of trade-off, I am afraid it is a no-brainer! Oh and glad you liked the "his and hers" shower! Another wonderful stay! The best breakfast - a foodies delight, fresh orange juice, fresh honey, regenerative eggs and amazing mushrooms. A lovely country house set in its own grounds. So peaceful and tranquil. A beautiful autumnal setting, with lovely walks and places to visit. Hosts and staff were so welcoming and couldn't do enough to make our stay welcoming. Breakfast was excellent, with a professional feel yet homely. A great venue for a country wedding or family event, or corporate get together. The Scottish borders has something for everyone.

Shocking experience .. had to fill in ridiculous amounts of paperwork for every meal and the staff tried so hard to make the stay pleasant but the manager was so rude and I certainly won't be recommending anyone to stay there.
A wonderfully quiet, relaxing evening at the Philipburn Hotel, Selkirk. The room was clean and the bed was very comfy. The staff were welcoming and helpful. Good value for money in a central location in the south of Scotland.

Had a wonderful experience with family at the Philipburn Hotel. Adrian and his army of staff really went above and beyond to make our stay a truly unforgettable experience. First class service, food was excellent and the rooms were immaculate. The Hotel and grounds are stunning with some gorgeous quirky little touches. Just back from a lovely short break in the Borders staying in the Philipburn hotel. We chose a garden room and were allocated Room 20 - it was spacious, extra large bed, super comfortable mattress and topper, and great pillows. Two comfortable arm chairs where we could sit and take in the view down to the garden through the large patio doors, or we could sit outside on the garden furniture on the private decking. The room (and the whole hotel) was spotless. The room even had a fridge, large enough for a couple of small bottles. Good sized spotless bathroom with lots of towels. Good electric shower with lots of hot water. Breakfast is quick and efficient. Pre-order means that you can choose exactly what you want with minimal waste to the hotel. We tried the full breakfast, kippers, porridge and the continental options over the three days. It was all hot, fresh and spot on. We heard other guests commenting the same. We ate in the restaurant on two of the three nights - the quality of the food was excellent. Staff were chatty and attentive and keen to please. Can't go wrong with three courses for £30 and a very reasonably priced wine list as well. Don't let the pre-ordering put you off - fill in your choices in the morning or if you are out and about send an email in the afternoon and it is all sorted. Gardens were extensive and immaculately kept. It was nice to sit by the lawn in the sun, or wander round through the trees pre or post dinner. Each morning we got some fish food from reception to feed the fish in the pond. Thanks to everyone at the Philipburn - Adrian, Graham, Declan and all the other staff who's names we didn't manage to catch.

Nice location and easy to get to, had a nice pint with the owner Adrian when coming back in from a night out at a friends party. Nice to hear about the buildings history. Only little constructive criticism is that the room was a little too hot, had to open windows, maybe it was just cause we were on top floor, but other then that brilliant stay would definitely return
Sorry the room was hot but this because of the heat wave at the time. Scotland does not normally need air conditioning as it is not so warm but just occasionally it does heat up. Looking forward to your next visit! kind regards
Clean, comfortable stay in a lovely location. Stayed in a Garden room which had a Large comfortable bed and two lounge chairs. Lots of storage perfect for a longer stay. The room was lovely and warm for our arrival which was much appreciated on a grey February day.

The hotel is nice and room was clean but the service was poor. They don't serve evening meals till 7 and the menu is poor. Also I'm here with work and they don't serve breakfast till 7.30 which is hopeless. I was told they do breakfast to go bags which I would get in the morning but I was given this at 9.00 pm, I'm sorry but that's really poor and I won't be staying here again!!!
I am sorry that you were disappointed with your stay. We normally serve dinner from 6pm but at very quiet times of the year we rely on guests booking their tables in advance so we can plan staffing as there is nothing to be be gained by staff coming in on the off chance and sitting around for an hour or so. On this one date the first dinner was booked for 7.30 pm so we decided to open later than usual. We do ask our guests to book in advance and had you booked earlier in the day for say 6pm we would have been there for you. You did not seem displeased when I advised you that we were open from 7pm. As regards the menu we are an Italian restaurant with an Italian chef and our menu is actually quite extensive. We know it is not possible to please everyone and I am sorry if it did not suit you. Concerning breakfast to go, our start time is well established and very few guests want an early breakfast. The breakfast to go has been welcomed and it is made up the previous evening because the staff are not on in the morning. There is nothing in the breakfast to go which will spoil overnight and we have received no other adverse comments about this aspect of our service in the past. We are a small hotel in a rural setting where business is spasmodic. We cannot emulate larger hotels in towns and cities where longer hours of service are quite normal. We do however respond to our guests' requirements as best we can and, as I say, making a booking in advance is what we ask - surely not an unreasonable request in the circumstances?
Room went freezing cold as radiators turned themselves off. Had to get a heater. Food was good. Friendly staff. Very expensive. Would rather have Premier Inn for value and services. Wi Fi in room didn't work. Husband couldn't get into shower. Bathroom freezing. It was a lodge but felt like sleeping in a shed.
I find this a disparate review. It is headed "No disabled rooms as advised when booking" and yet the text does not mention it. However because of other adverse reviews I can respond to that issue. For the avoidance of doubt this hotel has no rooms which are fully disabled friendly. Our building is too old for that. No member of my staff would assert that we have disabled rooms as they know the position. We have one or two which are easier to access, nothing more. As regards the other criticisms, I am sorry the reviewer did not enjoy the experience. She certainly did not say that when she was given a discount on departure when she said she enjoyed her stay; the contrary in fact.
Was invited to join relatives who live in the Borders for Christmas dinner December 2023. Having visited this hotel for lunch the previous year was looking forward to the occasion. What a disappointment. The whole experience was one of amateurism. Soup almost cold looked more like porridge, as for the main course of venison wellington almost inedible, accompanied by a spoonful of mashed potato and a few green beans. The whole meal, setting, miniature crackers etc must have been organised by Scrooge. Phillipburn hotel has the potential to be a a great attraction for visitors. However an overall attention to catering standards is essential, especially considering the price charged- £70 for a very poor dinner would hardly encourage a return visit.
It is difficult to know how to respond to this review given that it seems to fall at the first fence. None of our courses included green beans at Christmas. We can only assume that the reviewer does not know the difference between green beans and asparagus which we did serve. The two look quite different. How could the soup have been cold? It was served direct from a hot tureen into a hot dish. The criticisms do not make sense to us. Putting that aside, we have had excellent reviews elsewhere and if it was so bad why was a complaint not made at the time? I can only say that I was impressed by my staff on that occasion; far from being amateurish, they conducted the event with military precision; they would never have got everyone through had they not done so. I am sorry the reviewer evidently did not enjoy his lunch; I can only say that it is with some gratification I can report that we have had other return visitors for dining since Christmas because they enjoyed the lunch so much. I do hope the reviewer will find somewhere more to his liking next year.
Had a great two nights stay at this hotel. It's a lovely hotel in nice grounds staff very friendly and helpful. The food is excellent five stars to the chef. The bedroom was very nice great shower and comfortable beds . Would definitely love to return in the future

Very disappointed. Booked for Xmas Dinner with a friend and my assistance dog. The manager would not make allowances for my dog and was asked to sit at bar. He asked me to send evidence of my disability and mocked my disability in an email. I am disgusted at his attitude towards people with disabilities. Would not recommend this dog friendly hotel.
I am sad to say that this review is wholly inaccurate and misleading so the truth must be told. We are a dog friendly hotel, of that there is no doubt. The layout of our dining area is that our bar and restaurant are basically all together and we have three different sections where people dine. One of those sections which is adjacent to the bar has four tables where we allow guests with dogs to sit. These are perfectly nice and acceptable tables and two of them are in booths. These tables are in fact very popular and many of our guests prefer to sit there. The reviewer was advised when she came to the hotel that we were very happy to receive her and her dog but that it would have to be on the proviso that she would be seated in this area. It is not "at the bar" at all; that is quite simply inaccurate. We "inherited" the dog friendly area from the vendors of the hotel when we bought it and we have continued to operate in that fashion as it is in fact an excellent compromise. Some people simply do not want to sit in a restaurant where there are animals so rather than take any risks we continue to follow this policy and we find it works very well. Other dog owners sit here and are in fact very pleased that we have an area where they can go. Dog owners visit us because of our pet friendly policies, not in spite of them. The reason this became an issue is because the reviewer advised that she had a disability and suffered from claustrophia and that she could not sit at one of the "dog friendly" tables and insisted on being seated in the part of the restaurant where animals are not permitted. So now we were faced with a conflict which could not in fact be resolved. The law requires us to make arrangements to deal with disabled people to the best of our ability and it also requires us to be fair. Fairness means having regard for all the people and all the circumstances. We believe that the facilities we offer to dog owners are very good indeed and it also means that we do not subject other guests to having to have dogs in close proximity. We have achieved a balance. We have two pet friendly bedooms as well where dogs are allowed. Quite by chance at about the same time as this incident a couple who were checking in actually expressed reservations about our being pet friendly and asked if the room to which they had been assigned was a pet friendly room because, if it was, they would not be able to accept it because of the risk of there being a smell of dog. I assured them that it was not. So it is clear to us that there are two sides to the pet friendly coin and, to be fair, we must cater for both. Finally as to the allegation of mocking the reviewer's disability, that is nonsense. I engaged in lengthy correspondence to try and explain our position and it was certainly no laughing matter. Sadly this lady was not prepared to accept the position and decided to go on a crusade against us of which this misleading review is a part. We actually go out of our way to help disabled people. Last month some guests arrived in wheel chairs where they had booked rooms upstairs. They were clearly inappropriate for them so we gave them free upgrades to more expensive ground floor rooms. That is our attitude towards disabled people. Our premises are what they are and unfortunately in these unusual circumstances they are not suitable for this particular guest. We are sorry about that.
Just had sunday lunch it was excellent Food was delicious.Staff where very welcoming. Excellent value £25 for three courses. We will be back. Best of luck to the new owners they are trying to attract locals i hope they do.

Quick summary: very comfortable, clean rooms, but stairs throughout the property. Ask specifics if mobility is an issue. Excellent restaurant and bar on site. Friendly, professional service. On-site parking. We had four enjoyable nights at this hotel, slightly outside of Selkirk city center. It is a redone building that was likely a grand home in the past, redone as an inn. Up front: many of the rooms in the house require stairs (no elevator.) Some are more accessible than others, so you might inquire when booking. We stayed in Room #9, which (surprise!) is a two-level suite, with a curving, narrow staircase with a sturdy rope bannister. Staff offered to help us up with luggage, but we managed. ...and this after already going up a few stairs here and there. As active seniors, we were fine, but it may be a concern for others. Our room had twin beds - fine for as as the DBH (Dear Beloved Husband) snores, and a little space helps. Our main issue with this room is that the bathroom is on the first floor, and the bedroom on the floor above. We didn't relish the thought of having to go to the bathroom in the middle of the night and negotiating steep stairs. We asked about a room with the bedroom and bathroom on the same level, but all that was available was one with a "Scottish King," which seems to be the size of a USA queen, so we stayed where we were. Deep luxury jacuzzi tub and shower combo. Nice toiletries provided - shampoo, lotion, and bath gel (bring your own conditioner, if you use it.) While a nice experience (LOVE the jacuzzi after a long day of touring,) a grab bar to help you over the tall rim and a rubber mat to prevent slipping would be useful. The living room had comfy sofa, occasional tables to catch a drink, good TV, etc. In a perfect world, the decor would be a better match to the lovely feel of this traditional building, not the basic gray with black-and-chrome tables (felt like 1970's Ikea.) Coffee/tea maker in the room. Unlike most USA Best Westerns, this is like most BW we find in Europe - no in-room fridge, microwave. There was an in-room safe. EXCELLENT on-site restaurant and bar for breakfast and dinner. Breakfasts timed to help manage the kitchen as each plate is made to order. Dinners are reasonably priced and have a nice variety. All was fresh and tasty - we'd dine here if we lived in the area! Specialty nights - Mystery Night, Oktoberfest -- appeal. We'd be happy to return!
As a family we visited the Philipburn for a birthday meal. We could not fault our experience from start to finish. The standard of service was first class, the quality of food was impressive and the attention to detail for customer service was amazing. All this coupled with the ambiance and atmosphere of the dining room made it a rather special birthday meal.

A very honest overnight stay, Clean, comfortable, ticked all the boxes. A one night stay, but the hotel did all we needed, the room was of a good quality, and the staff friendly and helpful. It's a Best Western place, and we booked via the call centre, which was a mission, but couldn't find an actual number on the listing. The rate quoted was increased between Friday when we started the search, and Sunday, when we booked. Hate that! The call centre operative barely had English as a language, and stayed with the script about prices going up the nearer the date. I said I would pay the initial quoted rate, and they could cover some of the fixed costs of the room, and eventually she found some discount that could be applied (! ) to be a fiver over. At the hotel, when I related this, they told me that Best Western take a 20% commission, so maybe better to phone them direct 01750 720747 and the local staff will see you alright. As the hotel was almost deserted due to a kitchen refurb (we knew before we booked) you might think that Best Western would be keen to fill the place at a discount - but that isn't the 'American Way' when you can price gouge the customer. That turned into a rant about the booking service, so let me just say again that the hotel, the site, and the folk, are just plain lovely. Go and stay and find out for yourself. And for the sake of completeness - this review isn't via the pesky BW follow up emails that demand a review.

just returned from this hotel today . We were celebrating our 55th wedding anniversary and just wanted somewhere nice and relaxing. The room no. 2 was outstanding - very large room with four poster bed - huge bathroom with walk in shower and jacuzzi and really good storage space for luggage . plenty of drawer space and a walk in wardrobe. Bed was so comfy and could have had choice of pillows but those on the bed were fine. We dined in the hotel two nights and the food was delicious. The staff were all without exception very approachable, gave good service and were obviously happy at their work. The outside area was stunning with nice gardens - we were extremely lucky with the weather which just added to the whole weekend. The only slight down side was that there are no rooms on the ground floor and I do have some difficulty with stairs but being on the first floor was not so bad - I just took my time. Would return but only if i could get one of the rooms on the first floor.

Having stayed at many places recently, The Philipburn Hotel is a cut above the rest. Everything ran smoothly, we did not have to ask for anything to be changed. Everything worked in the room without any hassle - using and staying connected to the internet, the TV, plugs next to the bed, a hot and good powered shower, a clean space and a private outdoor space. The staff are super friendly and helpful. Nothing felt like it was too much bother. The service in the restaurant was with a smile and had just the right amount of interaction. The food is so good!! It is not too complicated, but everything is served to a high standard. I had a gluten free chicken burger and homemade chips and it is possibly the best I have ever had. The breakfast menu is also lovely. I was expecting a buffet breakfast, but it was all made to order and was cooked/made to perfection. I will be going back and have already recommended this lovely hotel to friends and family.

Went on a Sunday evening for a meal while we are checking out the area (moving down next year) Hoping it would be nice place and food would be good. We were not disappointed in fact we had a really nice experience and the food was fantastic and reasonably priced. Grounds on coming into the hotel were beautiful, we decided to have a drink in the lounge area beside the restaurant, then through into a really nice restaurant was quite impressed. As it was Sunday we decided to both have the full Turkey dinner with the trimmings and we both thought it was delicious. One thing about Sunday roasts they have to be hot and everything on the plate was hot and can't fault it. Desert we both had the Banoffee pudding, not what we expected but it was delicious and not to much that it was to sickly just right. Both the staff that dealt with us were really nice and the service was spot on. Highly recommended (we don't do many reviews only when we think it's worth it)

I booked via bedt western. The website glitches so I closed and re booked. This meant when I arrived the hotel took no accountability for the error. I wad charged double (330) for 1 night. The lady was rude to me when she called and displayed no empathy. Corporate customer that will not be returning. Measure of a business us how they act when things go wrong!!
In today's computer age mistakes can and do happen. I suspect this is the case here. The bookings we received both came via the Best Western site over which we have no control and we could not have known they were duplicates. We have a strict cancellation policy as do most hotels and we were not even made aware of the problem until it was too late to change. We contacted Best Western and they assured us that this was not a problem with their site but that the booking had been made twice. For us it was worse - the hotel was full that night and had a duplicate booking not been made we would certainly have been able to sell the room to someone else. I have some sympathy for you but at the end of the day I have a responsibility to my staff and the business. As regards your assertion that "the lady was rude", the lady in question was in fact our hotel manager and it is not in her general nature to be rude but I can see that failing to get the reaction you wanted may have caused you to view her attitude as unreasonable. However I can tell you that she left no stone unturned. She asked Best Western about the problem and she then asked me what she should do. I am absolutely satisfied she she behaved perfectly properly and at the end of the day I take personal responsibility for the decision which was taken. On reflection I think I can see how you managed to duplicate the booking; I have done something similar myself in the past. The sad part is that you did not spot it before it was too late. Our Son recently got married in the Philipburn Hotel, The Hotel was spotless, staff were so friendly and couldn't do enough to help you. The Gardens are perfect for a wedding ceremony and even though it was raining still beautiful. The food was 1st class , rooms were beautiful and clean, bed's really comfy and the breakfast was delicious. All in all a 1st class stay. 10/10

The hotel is located in an ideal place to visit the abbey ruines in the Borders. We were warmly welcomed. Our superior room was very large with a bedorrm, separate batheoom and even a dressing ! Everything was ver clean. Both dinner and breakfast were excellent and abundant. A great place to stay !
This hotel must be the cleanest and most well presented place we have stayed at. An absolutely beautiful and well kept location with immaculate grounds, a lovely pond and beautiful garden (if you are planning a weddings it had a lovely wedding pavilion and function room too). The staff are warm and welcoming and very friendly. Great location in the Scottish Borders and you can also get to Edinburgh by car in an hour. There is also plenty of free parking available on site.

we were a party of 8 motorcyclists on an overnight stay on our way home to Cumbria after a tour of Scotland, we had to ride our bikes over some deep and loose gravel, which was quite dangerous. The rooms were all spacious and extremely well appointed, we enjoyed the ample well cooked breakfast. our only complaint would be that the hotel bar closes at 10pm so we returned from a night in town for a pint in the bar at 10pm and were told it was closed.

We got this stay at this hotel as a present so we were not sure what to expect on arrival staff lovely and friendly gave us key to a lovely well appointed room clean and tidy, very warm so we had to turn off radiators and open windows not a bad thing in some People's opinions. We booked for a meal to see what it was like and we were definitely not disappointed the food was superb I had soup of the day followed by the lamb cooked just right my other half had a steak again just right so we booked for dinner the next night. The breakfast in my opinion was superb as I'm watching the calories fresh fruit and yoghurt then the health option grilled bacon mushroom tomatoes and poached egg lovely. The young staff in the dinning area were a delight, if we are in this area again we would definitely stay here.

Got an Itison deal as part of Christmas and we went Thursday/Friday. Stayed in the Garden Room and was surprised at the size of room etc. Everything you need. Marie was on hand and couldn't do enough but was never in your face. The young boys serving breakfast on the Saturday were professional and helpful. A very quiet break good to re charge batteries. This was our first visit to the Philipburn Hotel and will not be our last. A lovely hotel In beautiful grounds with an interesting history. Our large double room had a king size bed with high quality bedding, the bathroom had a shower and good size bath. We ate in the Dining Room on the first night and had a bar meal on our second night. The food was delicious, so well presented and served by friendly staff. All the staff we met were friendly and helpful and we had some lovely chats with Marie the proprietor.

My friend and I had a very relaxing 2 night stay. The hotel was immaculate. Our room was very comfortable and scrupulously clean. There was a good selection on the menu and meals were excellent. It seems the stay is on their terms. What time you dine, how many sit at a table. The staff are a mix, some cannot do enough to help, really lovely caring people. Sadly the others rude, lack of personal space. Bills have to be settled on a daily basis. Evening food very average, breakfast lovely. Credit to Anne and Rachel, they were the best thing about the hotel. Its a beautiful setting and the rooms are lovely but shame about feeling like you are unwelcome when actually all you are trying to do is keep your group happy.

This hotel really exceeded our expectations. So spotlessly clean and very well maintained - the best that we have seen in a hotel. It has a very cosy atmosphere, great spaces to sit and chat. The Philipburn Hotel is an attractive building in a lovely setting. It's ideally located for exploring the great countryside and interesting places in the Borders. The restaurant, bar and lounge were comfortable. There was a good choice of food at breakfast and dinner and it was excellent. The quantities of food were a little too large for my wife. A small plate option would be ideal for us. The staff were professional, friendly and efficient and they certainly contributed to the enjoyment of our stay. We have no hesitation recommending this hotel and we would certainly return.

We went to the Philipburn for coffee and ended up having a lovely mix of sandwiches with a cream tea too. The owners and staff couldn't be any more welcoming or helpful and the atmosphere is relaxed and friendly. We highly recommend and would go back any time.

Hotel is lovely, food delicious. Would recommend if staying in Selkirk the staff are extremely accommodating. Asked for an earlier breakfast and they accommodated us no problem. Also late back from work after dinner is stopped being served to being served dinner. The baked salmon was fab!

Had an overnight stay here and were meeting friends for dinner in their restaurant. The first thing to impress was our room. It was so quaint and roomy with a bathroom and toilet near the entry, around a corner was a lovely sitting room with a full length glass door leading onto a small patio area. From the living room was an open staircase and a mezzanine bedroom also with a glass patio door out onto a small balcony. It was such a pretty room. Dinner in the evening was a very Scottish affair for me with a chicken stuffed with haggis. The whole meal was very nice and the staff were warm and friendly. Breakfast was also a feast as I plumped for the full Scottish. There might have been a misunderstanding when my husband ordered toast for himself and they brought enough for more than 2 of us. Outside the grounds are so beautiful from the fish pond at the front to the gardens at the back. So peaceful and pleasant it is a shame we couldnt have spent longer there as we had originally planned and had to cancel one night due to family matters. In all it was a very pleasant hotel made even better by the warm welcome and treatment of the staff. Thank you all. I have to say, the questions at the end of this review in the Could you say more, are so weird as to not be worth bothering with i.e. do the staff speak Polish, are there childrens CDs. Tripadvisor get your act together and ask questions that are relevant.

A fabulous hotel, very clean, lots of character, good parking, very quiet location, EV charging available, the room and bathroom were very clean and provided comfort with all the essential travellers needs. The staff were so helpful, friendly and made sure you were looked after, especially the manageress..(fab). We never tried the food because we wanted to eat out on our travels but what we saw looked lovely. A hotel to definitely stay in again and we will be, very soon..

My sister and l bought a Groupon Voucher for afternoon tea. It was absolutely fabulous. It was one of best we have ever had. The scones were fabulous and probably the best we have ever tasted. The sandwiches were gorgeous. The cheesecake heavenly. All the other cakes perfect too… The lady who served us was just lovely. The surroundings were perfect. We Will definitely be back and l cannot wait.

We stayed at this hotel recently for our son's wedding. The venue and overall accommodation lends itself beautifully for a wedding occasion and to add to that the staff are extremely accommodating and friendly. Nothing is too much trouble. We would have no hesitation in recommending the hotel for any occasion as we thoroughly enjoyed our stay. Visited the borders in April. This is a traditional country house hotel. Rooms a good standard and very clean . Staff extremely friendly and attentive - very helpful . Food of an excellent standard . This is our second visit and we will return again . Super hotel to use as a base when touring . Even received an email on arriving home to ensure we enjoyed our stay. Well done philipburn !

My new daughter in law and son were married here over the weekend. Beautiful grounds, lovely helpful staff, food was top notch. My wife and I have visited Philipburn several times over the years. When looking for somewhere in the Borders to stay for long weekends with friends just outside Selkirk seemed to fit the bill. We were not disappointed. Been three times over the past five years and aim to return.

3 night stay with voucher Excellent value for money. Mezzanine double room but super sized bed made it more comfortable than standard double. Lovely bedding good selection of pillows ( extra on request) sofa and TV downstairs was lovely and huge bathroom with spa bath and shower over. Lovely breakfast and staff all friendly and happy. Plenty of parking and beautifully maintained gardens and koi pond

Had a three night stay with an itison. Excellent value for money. We had a lovely spacious room, nicely decorated and cosy and very clean. WiFi was excellent. Staff were very friendly and efficient and Julie in particular was very conscientious. The location is about a 20 minute walk into the centre of Selkirk and is well positioned for visits to historical sights and the beautiful countryside. Breakfast was lovely with a great choice including fresh fruit and great coffee. We had a £22 spending allowance with our deal but we did think the meal and drinks menu was expensive generally-as a result we only ate in the restaurant once. This is why we have given the experience 4 out of 5.

I stayed for stayed for 2 nights with my wife. The hotel kindly allowed us to change our dates due to a bereavement even though the deal we booked was no cancellation. We stayed at the hotel 18 months ago and we were very impressed with our room and the general cleanliness of the whole hotel & the standards have been maintained during our recent visit. We stayed in a mezzanine suite and the room was exceptionally clean and spacious. We ate both nights in the hotel and were most impressed with the meal. Good portions professionally prepared and served, Breakfasts were freshly cooked and served in a relaxed atmosphere. The staff are helpful and friendly. We couldn't fault the hotel and we will definitely return on our next visit to the Borders.

Stayed here for 2 nights during April and would definitely go back. Really nice hotel with equally nice and friendly staff who were very helpful and made us feel welcome. Stayed in the garden rooms which are spotlessly clean with really comfortable, big beds. Not much to do in the area, however if it is a quiet break you are looking for this hotel is ideal.

We chose our hotels by their suitability for our 4 dogs. We could not have chosen better. A superb large ,spotlessly clean and warm room opening out onto a beautifully laid out and maintained garden could not have been more suitable. A really friendly welcome from dog loving staff who suggested many walks close to the hotel was a super start to a super holiday. The huge bed was very comfortable , the whole building exuded a warm and welcoming atmosphere. The whole place was gleaming : the decor was very much to my taste , warm and stylish but not so precious that you didn't feel at home. I have never seen such an extensive or creative menu- main, vegetarian and vegan . The portions were large , tasty and beautifully and artistically presented meals. The general condition of the hotel both inside and out is A1 as was our whole experience. Can't wait to get back! Thanks to all for a most enjoyable holiday.

We spent 3 nights in this hotel and we enjoyed the time we spent there. The staff were great and very accommodating and attentive. Our room was lovely although it was a bit hot when we arrived, luckily we were able to turn the heating down so problem solved. We booked a superior room as it had a king size bed which was great but must say it was a bit soft for me, I would have preferred a firmer mattress. We would recommend this hotel to family and friends as it has lovely surroundings and a pleasant place to stay. The hotel is dog friendly although we never saw any on our visit.

We have just had a 2-day Itison break at this hotel. The hotel is set on the edge of Selkirk amidst lovely grounds. Check-in was easy and the staff were very helpful and friendly. The room was a duplex which had a sitting room and bathroom on one floor and the bedroom with balcony on the top floor. The rooms were welcoming and spotlessly clean. The breakfasts were very good with plenty of choice. There was also a good selection on the dinner menu. All meals were plentiful and well presented. Would definitely recommend.

We decided to dip our toes into that pool which is the short break away , again . After an atmospheric drive over the stunning A708 , we've had 3 delightful days here at The Philipburn Hotel in Selkirk and visiting some of the other Border towns . The Philipburn is a lovely hotel set in beautiful grounds with comfy bedrooms , attentive staff , delicious food , and is very CV19 compliant and safe . We were here back in February 2020 before the first lockdown , and unfortunately missed a stay in April 2020 because of that lockdown…. We will definitely be back again soon….

We booked this special offer 2 night break hoping to do some local walks, although the weather was pretty awful we found the hotel very cosy with attentive staff, good food and a wonderful room. Excellent in every way. We will certainly return.

We stayed 2 nights in the Philipburn Hotel, we were a party of 3 couples. Breakfast is the best I have ever tasted.Also at dinner you had plenty option to choose from.Food was so fresh and delicious. What can I say about the rooms big spacious and beds are so comfortable. Owners Marie Ian and all there staff are so friendly. They couldn't do enough for us. We will all definitely be back. Probably when the weather is better to get use of hotels beautiful grounds . Although the weather didn't spoil our stay.

Stayed for 2 nights for a family wedding. Nice large room over 2 floors. Dinner in restaurant was good as was breakfast. All staff friendly and helpful. On the expensive side, but conveniently located for the wedding.

we needed a quietly situated hotel to have a relaxing stay and Philipsburn fitted the bill. Breafast was very enjoyable and despite the hotel being fairly quiet due to the time of year and wet weather all food was cooked fresh and delivered with a smile. Our rooms were good with comfy beds, however one of our rooms had a blocked sink that was reported when we arrived, we left two days later with the sink not having been looked at, now that was not good. All in all the hotel met our needs for our short break in the Borders.

We spent three nights at the end of August staying in The Philipburn Hotel. (Booked using a Best Western “3 nights for the price of 2” deal). The hotel is situated on the outskirts of Selkirk and is ideally positioned to allow you to explore not only Selkirk but also gives easy access to Galashiels, Melrose and Kelso. The lady (Marie) who runs the hotel, was very pleasant and helpful. I had emailed prior to our stay asking for a “quiet room” and wasn't disappointed. Spoke to her when we checked into the hotel and she explained what we needed to know about the workings of the hotel. Food - we were booked for bed and breakfast and had no complaints about the food. Due to Covid restrictions, the hotel was asking guests to choose a time slot for breakfast and we asked for (and were given) the latest possible time. Thank you !! We also ate in the hotel on two out of the three nights that we were there and thoroughly enjoyed our meals. The serving staff were attentive and friendly and nothing was too much trouble for them. Room - we were in room number one, which was at the front of the hotel with an excellent view looking out over the fishpond, car park and wooded areas. The bed was very comfortable and the room was spacious. Plenty of space to relax after a day spent exploring the area. Hotel grounds - the hotel has a beautiful garden at the rear with a seating area and access to the hotel bar. Unfortunately, although the weather was mainly dry during our stay, it wasn't warm enough to sit out for a period of time. No doubt the garden area would be excellent on a warm sunny day. We would have no hesitation in recommending this hotel and hopefully will return sometime in the not too distant future.

The Philipburn Hotel, Selkirk is set in beautiful grounds. We spent a couple of nights there in October and found the hotel very welcoming. The staff were friendly and attentive at all times. Our only small issue was that, on arrival the room was cold, but after a short while it was quite comfortable. Everything was clean and well maintained. We had breakfast and dinner in the hotel, all very tasty and generous servings - we were well full after three delicious courses! There are many easy, attractive and interesting riverside walks close to the hotel but the town centre is a bit of a climb. The scenic and historic Borders' towns can all be easily reached by car or public transport from Selkirk.

We enjoyed the stay in Room 18 in the garden. On one evening we had the joy of watching 13 pheasants walk past our window in the adjoining field. Our stay of three nights was with my sister and her husband and we thoroughly enjoyed the ambience of our room, lounge, restaurant. I would not hesitate to book again

We booked a 2 night stay (with a quiet room) at this hotel, sadly not the standard promised by the description and pictures of our room on the website. Room 10 was not quiet and described as Deluxe (luxurious) it was not. The sitting area is so oppressive and gloomy with holes in the skirting for electric cables to go through. Not worth the money we paid to stay. The public areas were in good order and some rooms may have been upgraded over time but sadly ours was not but needs to be. On arriving we were greeted by Hello and instantly followed by would you like to book a table for dinner. No time to think or answer. Food in the evening was reasonable but well overpriced. Everything is "timetabled to extreme" and was not relaxing. Would not return.

This was our first Best Western Hotel (from two) during our two weeks travels around the UK and this like the other BW Hotel was superb. Lovely hotel with great rooms and good food. Room was lovely and exceeded out expectations.

We recently pre-booked a 3 night weekend stay at the Philipburn Hotel, taking advantage of a Best Western '3 nights for 2' offer. Arriving at 4pm on the Thursday, we managed to park directly opposite the hotel entrance, which pleased my partner who currently has mobility problems. We were warmly welcomed and were given the keys to Room 4. This is a lovely mezzanine suite on the first floor, up 20 stairs. Being on 2 levels, there were a further 13 steps up to the bedroom balcony, which again provided some issues for my partner. On reflection we maybe ought to have requested a ground floor room. There was a small balcony on each floor, ample storage space, and a well-appointed bathroom with jacuzzi bath and shower. One minor issue was that the TV could only be viewed from the downstairs seating area, rather than from the bed - which we only do whilst on holiday ! Breakfast and evening meals were taken in the good-sized restaurant, with the same table allocated throughout our stay. There were good social distancing measures in the restaurant and bar areas, face coverings had to be worn except when seated, and the hotel had ample hand sanitising dispensers throughout. Breakfast food was ordered and served at the table. A small criticism might be that not all the expected items were available such as grapefruit, fresh fruit, black pudding, hash browns and baked beans. The evening menu was quite varied and extensive, with good size portions. All in all, a very enjoyable weekend stay in the Scottish Borders, one which we would be pleased to repeat in the future.

The Garden Room (suite!) i was given was amazing! Jakuzzi bath, living room and attic bedroom. Found the balcony the next morning! Surpassed my expectations. Food was good in the restarant and the service from the staff was very efficient

Stayed one night on way back from Glencoe from the moment we stepped through the door to when we left the service was first class warm friendly courteous. Our room was immaculate faultless. Went down for our evening meal the food was excellent presentation taste and service first class. Next morning my husband and I had the Philipburn breakfast one if the best hotel breakfasts we have had again served by friendly courteous staff. Would definitely recommend this hotel to anyone visiting Selkirk thank-you to all the staff at the Philipburn for a wonderful stay.

We recently spent three nights at this excellent hotel. The staff were friendly and couldn't do enough to help. The room was clean and comfortable and the bathroom immaculate. Breakfast had to be pre-ordered but it was pleasant to be served instead of foraging for food! Would highly recommend!

I always stay at this hotel when in the area and receive a high level of customer service every time. Although not a lot to fault, we felt we didn't get value for money compared to other hotels we have stayed in. £15 per head for breakfast after the room costing £137! We had a suite which was on 2 levels therefore no TV in bedroom area which I would have preferred. Lovely bathroom but again on lower floor which wasn't good in middle of the night, as it was a steep stairc ase to get there!! Staff all very friendly and pleasant. Evening meal was quite nice.

Just back from Philipburn we had a lodge which was absolutely fantastic staff could not do enough for us and food was wonderful plenty of choice at breakfast and dinner. It's very quiet but what we were looking for spent yesterday afternoon out our patio reading and taking in the atmosphere Will certainly return

A very stylish hotel with fantastic owners and staff. Beautiful grounds. Perfect family stay. Wonderful family rooms in quiet lodge style accommodation at the rear of the hotel with views onto the Philipburn estate. Family rooms ideal for all ages of children. We have 17 & 14 year olds. Separate room with two well spaced single beds that makes it ideal for a family stay. Excellent restaurant and bar/lounge area. Great, friendly, professional service. Very highly recommended. We stayed here overnight and so glad we did. The hotel is lovely, the grounds and garden are very well kept, the staff are friendly and very attentive and the room we got (No4) was amazing ...split level with two balconies just amazing plus Jacuzzi bath. Our first trip away in 2021. Chose this as dog friendly. Glad we did. The accommodation for visitors with a dog is a lovely wee chalet in Gardens beside the hotel, with patio doors straight onto grassed area with trees. Ideal for letting dog out in morning and late at night. The rooms are very well furnished and very comfortable. There is free parking right next to accommodation. The hotel is very relaxing with plenty of seating in the garden..ideal in recent hot weather. Bar area is cosy with the feel of an Austrian hotel. We ate in the hotel 2 nights as restaurants in Selkirk limited and not open early in week due to Covid Hours. Food was a very good standard. I wasn't overly hungry one evening due to hot weather and concerned there was no light/bar menu, but staff happy to allow me to choose a starter as my main. I heard another table able to do same. Used this hotel to meet up with family living in England, upon arrival, it was instantly noticeable how well kept the grounds were. The rooms were no different. Great meals served at a very reasonable price by very friendly and helpful staff. Perfect location for a quiet getaway.

Very disappointed with the hotel response due to late cancellation. My daughter was instructed to self isolate due to a positive test in her class room, but the hotel insisted that we would be charged in full in respect of our family reservation, despite our wishing to cancel to protect the hotel and its guests. We suggested an alternative date but that was not acceptable. Very poor response and we will be staying at the Townhouse in Melrose going forward.

Exceptional service, food and accommodation despite the current restrictions. Our first visit to this town, we are golfers and found the location ideal to play the many courses in this area. Would definitely visit again. This was a Groupon deal and was fantastic value.

Beautiful hotel.Plenty of walks and places to visit around the area. All covid protocols followed and everywhere exceptionally clean. Due to restrictions we also booked a table for dinner. Food was very good and lots of it. Breakfast again was very good quality produce and again plenty of it. You certainly will not go hungry staying here. Our room was beautifully decorated. Lots of space. Plenty of electric sockets. Bed very comfortable had a fantastic night sleep. All the staff were very friendly and welcoming. Shame we could only stay one night but definitely would return when the opportunity arises. Thank you for having us.

Visited this hotel for afternoon tea and very disappointed:- scones were not fresh, piece of lemon cake was stale, not sure what the "white thing" was at the top of the cake stand but not one of our group ate it. At £15 per head this was a very poor show. Have had much better afternoon teas in the area at a lower price. Would not make a return visit.

We booked this lovely hotel through a Groupon deal . We received a warm welcome from Marie and Anne , the room was spotless . The food was excellent and we honestly couldn't fault a thing which is a great testament to the chefs. During our stay Anne was the member of staff we had most dealings with and she couldn't do enough for us especially when I had a slight accident and hurt my leg , she is a great asset to the hotel. The rest of the staff were friendly and courteous too . We look forward to coming back for a visit. Thank you to everyone for an enjoyable relaxing stay.

Booked at the hotel for 3 days. Hotel is in lovely setting. Easy to find. Sufficient parking spaces for this time of the year. Not sure if all rooms are booked then parking will be that easily available. Check in was very swift. Got an upgraded to a lovely room with a nice view. Had Dinner at the restaurant after a long drive. Food was very good and decent portion size. Slightly expensive but good. Breakfast was very nice as well. Staff were very attentive and helpful. Nothing was too much trouble. Couple of items would have been nice in the breakfast menu such as fried bread or fresh fruits salad. Sky sports is missing in the bar, that would have made an excellent 3 days. One to consider. Walked into the town, took about 20-30 mins. Not a lot in the town - Melrose has more options. However, I had an excellent stay and a good place to have a base and explore surrounding areas.

My husband and I have just returned from this lovely hotel. We thoroughly enjoyed our stay. The garden room we stayed in was very spacious and extremely clean. The food was delicious and all the staff were very friendly and helpful and made us feel welcome. The social distancing rules were adhered to in a very comfortable way. We stayed for three nights in September on dinner, bed and breakfast terms. This was our first experience of a hotel operating under the coronavirus protocols and I thought the hotel was doing a very good job. Everywhere was exceptionally clean, there were several hand sanitisers available and the law on mask wearing was being observed by all the guests and staff. Though it seemed strange that there was so little human interaction, almost none except in the restaurant and bar. And also unusual that our room was never serviced during our stay. We stayed in a garden room which was on two levels. It had a very large bathroom on the upper level and a good sized, well equipped and comfortable room on the lower level. However describing it as a ‘garden room' was very misleading as the hotel's lovely gardens were not even visible from the room; instead we had a narrow patio looking onto the wall of a fairly newly built function room. This was a disappointment to us. All meals were a la carte with no breakfast buffet. Breakfasts were very good but we did find the main dinner courses a little disappointing. The curry was clearly from a catering pack and not at all spicy and the chips were undercooked. Otherwise very good. Overall we had a pleasant stay.

We first visited this hotel in May 2015 and promised ourselves a return visit. We were so happy to see that the first class standard remains so. After a misunderstanding regarding our room (my fault) is was smoothly and efficiently rectified. Our room was completely spotless and very comfortable with a lovely view over the rear garden which is also meticulously looked after. Furnishings, linen, towels were lovely. We had two evening meals which were delicious and the breakfasts equally so. The restaurant is beautifully decorated and modern but blends superbly with the rest of the hotel. COVID precautions were very well explained and managed. Well done to the whole team and keep up the good work. A special mention to the lady who served our breakfast the first morning. Every hotel should have a waitress like her, cheery, friendly and efficient!!
We stayed at the Philipburn in Selkirk for a anniversary treat on the Prosecco package. We had a fantastic stay. Hotel was spotless and food amazing. Very comfortable and friendly hotel. Gorgeous gardens and very attentive staff.
We were looking for an escape from the kids for the night and could not have asked for a better stay than at the Philipburn Hotel. Maria, the owner, was extremely helpful and couldn't do enough to ensure we had relaxing stay. Our room (rm 3) was amazing (see photos) with en suite double shower and a jacuzzi! The catering was also superb, providing multiple options for us as vegans. Will definitely be back!

We have had such a fabulous stay in this lovely hotel. We came with our grown up children and their partners to catch up with Selkirk family we hadn't seen for over 7 months due to lockdown. Can not find fault with anything. Despite all the COVID measures in place the welcome is warm and inviting. The hotel is immaculate and the grounds beautiful. Our rooms were great with really comfy beds and excellent showers. We ate in both nights of our stay and the food was delicious (I can personally recommend the mushroom starter and Swordfish mains). The Borders is a beautiful area to visit and I would highly recommend The Philipburn as a base to explore. You will be receive a warm welcome and be extremely well looked after.

My husband and I stayed here for the second time for two nights. I cannot rate this hotel highly enough. We are fortunate to have stayed in many beautiful hotels but this has to be one of my favourites and I shall explain why... Firstly, the hotel itself is so beautiful and charming, full of character and history whilst also being immaculate with all the mod cons you need. We stayed in room 9, the Roxburgh suite, which has a huge living room area and an upstairs bedroom. The living room is so comfortable, with all the necessary amenities and there is also a huge modern bathroom with the most amazing spa bath and toiletries to pamper yourself with. The bedroom has so much storage and the huge bed is really comfy, whilst the balcony overlooks a gorgeous view. The hotel itself is in a great spot, with so much to do and see within short driving distances. We love the walk round St Mary's Loch and also the Haining. Secondly, the food is fantastic. We ate in the restaurant on the Friday evening (I highly recommend the dill and chive cakes) and ordered room service on the Saturday. Breakfasts were wonderful, with a huge selection and even a separate veggie menu, which was so refreshing! Finally, the best thing about this hotel is the staff. Keith greeted us like old friends and is just the loveliest, friendliest chap who is a fabulous asset to the hotel. Tasmin, our waitress, is a real gem who looks after you and entertains you with her stories whilst Alison puts you at ease and is warm and full of fun whilst serving you breakfast quickly and suited to your tastes. Marie, the lovely owner, clearly cares greatly for her hotel and wants each guest to have a lovely time, which we absolutely did. This kind of customer service is really refreshing and personal. We thought it was so touching that the staff had even remembered us from our last visit and we really cannot wait to return to visit in the summer. If you fancy a weekend away from it all where you can truly relax in beautiful surroundings, the Philipburn is absolutely the place to come. Thank you!

Spent two nights here on a mini break with my husband staying in a deluxe room with Jacuzzi bath on 1st floor. The hotel is Very clean and well maintained. It has plenty free parking and also a large garden at the rear. Selkirk is only a mile away and can be walked to if you are able to cope with a long climb up to the town. The hotel restaurant provides amazing food. The breakfast menu is massive and full of quality items both hot and cold. The evening meals were also of high quality and varied selection. The Staff are extremely friendly and attentive. We couldnt ask for more from our stay there. (one downside however is that there is no lift to upper floors which would be a problem for people with limited mobility.)

I had purchased a Groupon in September and had booked a 2 night stay in a deluxe room at the end of February. The hotel is set in a beautiful setting just outside of Selkirk. Free parking on site. The room we had was excellent. Lovely comfortable king size bed. Bathroom with a jacuzzi bath and shower. View over koi pond and well kept gardens. We ate in the restaurant on both evenings and the food was delicious. Couldn't believe how much choice you had for breakfast - which was also delicious. Staff were very friendly and efficient. Excellent walks through the forests nearby.

Fabulous old house refurbished to a high standard. Grounds impeccable, good location can walk into town centre suit the antiques shop it's a real gem. The hotel has local walks on the doorstep or less than 10 min drive. Rooms spotless with comfy beds, fab power shower and plenty of space with all you need for your stay. Food was scrumptious breakfast to die for full Scottish was all grilled NO GREASE, afternoon tea was one of the best we have tasted. Recomend the pheasant cooked perfect and served with al dente fresh veg n creamed pots with the best roasts. We ate high tea the 2nd night which is a choice off the menu I had the gammon and hubby had the chicken goujons both were better than average both cooked and presented wonderfully. All our meals were served by well mannered experienced staff which are a credit to the hotel. Bar prices are very reasonable especially bottle house wines. This hotel gas everything style, cleanliness good location scrumptious food brilliant staff comfy rooms we will be back.

Although we went in January for a two night stay and there was only one other guest in hotel the staff were excellent and the quality of service, food and cleanliness were of a high standard. The hotel and grounds are extremely well maintained even in winter and the communal areas such as lounge, dining areas and bar are comfortable with tasteful decor. We even had blue skies, sun and mild temperatures, although I don't think owners can guarantee this especially in January. A hotel in a lovely setting that my husband and I would highly recommend.

My partner and I purchased a Groupon voucher 2 night stay with dinner on the first night. There are no words to describe this beautiful hotel or the friendliness of the staff and owners! We were met by Keith at reception and made to feel comfortable immediately, coffee on arrival! The hotel room, well suite actually was stunning! So welcome and cosy! There was a lovely seating area and then a gorgeous bedroom upstairs! Alison at breakfast was lovely and nothing was too much trouble for her! Thank you! Breakfast was gorgeous and do try the Date and Walnut cake, it was superb! We had dinner on both nights in the restaurant because the food was wonderful and cooked to perfection. The chicken with haggis was lovely. The venison was so tasty too! Marie the owner couldn't have been nicer and so friendly. So informative as well. This hotel was a great find, we spent two nights here and can't fault a single thing. Check in was quick and efficient, room was large and spotlessly clean, plenty storage space and all amenities that you need for a few nights stay, bar and restaurant area again spotless and very nice decor with a good ambience. Food was lovely and a good choice for lunch and evening meal, breakfast was delicious and we had excellent service so quick and efficient. We were on a groupon deal so we had a deluxe bedroom. This was more like an apartment than a room as the bedroom was upstairs and seating area and bathroom were downstairs. The hotel is small but very pretty with a deep fishpond at the front of property. Check-in was very efficient with Marie showing us up to the room. We had coffee in the lounge before going to the room to get ready for our evening meal. We had drinks in the lounge whilst we chose from the very extensive and varied menu. All our food and wine were delicious. Next morning breakfast was very good with a very relaxed and friendly attitude. We asked the Receptionist for advice for seeing the area as we had not been there before. She recommended Abbottsford House Walter Scotts home and Melrose. Both of these recommendations were well worth the visit. Our evening meal was a good as the night before. Check-out was very quick and easy. We shall definitely return in the better weather.

This hotel was beautiful. Room was more like a small apartment - we were very pleased! All staff were friendly and helpful. Dinner and breakfast were beautifully cooked and delicious. Plenty of car parking and easy to find.

Stayed here for two nights on a Groupon deal, and this was the best hotel deal that we have purchased on Groupon. Our room was large with a very comfortable super king bed. Room really cosy and good bathroom and shower. Staff were all very friendly and food at breakfast and dinner was excellent. Only negative was that our room was one of the external cottages and as it rained the whole time we were there it was a pain going back and forward to the bar and dining room. Would love to go back in the spring or summer to enjoy the gardens and walks around.

Spent two lovely relaxing nights away at this welcoming Scottish borders hotel. We had a lovely room with separate lounge area, very comfortable. Staff were extremely friendly and professional. Very good food menu for both breakfast and evening meal with local produce for both food and drinks. The rain, didn't spoil the gardens and views from this lovely hotel. Ideally positioned for walks and visiting nearby towns and villages. Thank you for a very enjoyable stay.
One of the friendliest hotels I've stayed in. Lovely rooms and an excellent nights sleep as the surroundings are so peaceful, and the beds very comfortable. The food in the restaurant is all home cooked and is delicious.

Throughly enjoyed our two night stay here end of Oct / beg Nov "19. The staff were extremely helpful at all times and the deluxe room was spotless. room was lovely, the place is very clean, was a bit disappointed with the dinner, breakfast good, drinks expensive. we would stay here again it is a nice place and the gardens are lovely. there is a walk down the lane where a lot of people excercise their dogs. plenty of parking, and there was always a space.

Fab stay on our two floor suite. Walls a bit 70'/80's with the artic but all clean and painted. Excellent heating system and we were never cold. Bathroom is gorgeous and a pleasure to use. Only drawback was lack Of small fridge but we got around that by using the balcony to keep the wine cool. Breakfast was really Lovely and enjoyed every bit of it.

Stayed for two nights with my husband in the kielder room. We got a great deal, with two main meals included, breakfast each morning and a very much appreciated late check out at 12 noon. We stayed in the kielder room, which was really lovely. It was very spacious with a HUGE comfy bed, large TV, dressing table, cupboard with plenty of hangers, shower and bath and tea/coffee refreshments. We heard no noise and were so comfortable. The cleaners did a great job ensuring the room was very well kept. The food was absolutely delicious, with an excellent vegetarian menu ( I recommend the cheese bakes) and it was all beautifully presented. The gardens and grounds are so well tended and the hotel is in a great spot, close to the lovely town of Selkirk and lots of other Scottish border towns. We went to the gorgeous Haining Loch and At Mary's Loch whilst there-there are so many amazing walks around this area. Perhaps the best thing about this hotel, however, is the staff. Keith, the manager, is so kind and welcoming-he is a breath of fresh air. He was so polite and helpful, with a great sense of humour and excellent recommendations of where to go. He clearly was so keen to ensure we had a lovely time and is a natural in the hospitality industry. Special thanks, too, to Tasmin, our waitress, who also has a warm, sparky nature and made us smile during our meal. We hope you had a great birthday celebration! We really loved our weekend at the Philipburn and felt so relaxed and refreshed by the time we left-we really didn't want to leave and hope to return again soon. Thank you!

Just back from a 2 night stay, lovely hotel in a beautiful peaceful setting, the staff were wonderful, would have been 5 stars but felt the food fell below what was expected for the price and breakfast was average
A one night Groupon with my wife, an absolute treat ! Friendly staff, comfortable room and excellent dinner, a quiet hotel for a good night's sleep in a big cosy bed, great breakfast buffet followed by a Scottish breakfast and a refilled cafetiere of coffee.What more could i possibly say? Excellent.
We had a wonderful weekend at the Philipburn Hotel. The staff are friendly, helpful and so nice, nothing was too much trouble. The rooms are beautifully decorated, as are all the public areas. Everywhere was spotlessly clean. The food is amazing, great quality and very good value for money. Beautiful gardens too. Great price, luxury without the sky high price tag! Only stayed one night at the philipburn hotel but would definitely go there again slightly out of the town, it was spotlessly clean nice big bathroom very comfortable bed, very quiet, staff very friendly, food was very good but a little bit expensive £28 for a steak.

Stayed for one night. Room well appointed, clean and comfortable. Staff were friendly and attentive. Food quality was very good, portion size ample however perhaps a little pricey. This would have been 5 stars if only the bottle of non alcoholic beer hadn't cost £4.80 - the price for 4 bottles in any supermarket. Overall this is a very good hotel and would rebook.

Just returned from a three night break at the Philipburn Hotel. Fabulous from start to finish. Very friendly and accommodating staff who couldnt do enough for you. Well appointed and comfortable room (No 8) which was spotlessly clean and so quiet! Excellent breakfast choice and service, and lovely evening meals on offer in the bar/restaurant. Beautiful garden and surroundings too, and a great base for exploring the Borders. Will definitely be back, thank you!

I have stayed at this hotel a fair few times now and every time the service is exceptional. They always accommodate my needs and are friendly. I have at times checked in very late in the night and they have always been so understanding as I make a stop halfway though my 6 hours journey in Preston. Breakfast and dinner are served in a lovely dining room and service is extremely good. The food is delicious and produce is fresh and sourced locally. The dining experience comes with certain rules around presentation and etiquette but that's what make it a lovely dining experience. Keep up the work guys and al the best I hope to meet you all soon.

First overnight stop on touring holiday. Midweek, hotel relatively quiet. One very efficient but friendly lady seemed to be acting as receptionist, barmaid, head waitress and night manager. Another equally friendly lady on duty in the morning. Excellent dinner - a nice touch was a full page history of the building printed with the menu. It's a pity more hotels converted from old houses don't do the same. Good selection for breakfast. No air conditioning but we managed to keep relatively cool on a very sultry night by opening both the main window and the ed-suite window to allow air to circulate. One small quibble - bed was very soft and I like firmer bed for back support, but everyone to his own taste. Didn't stop me sleeping well. Nice Garden with lawn surrounded by colourful mixed border, with splendid rose bush visible from dining room. Car parking well signposted.

Came here for a family meal. We were a large family group who had pre-ordered our meals in advance. Firstly our table was split into two separate tables with the kitchen access between the two tables so it was very difficult to interact with the family at the other tables without having to get up and we were in the way of the staff who kept telling us to move out of the way. Therefore not making us feel welcome. On that point, one of the staff members (the young one) was downright rude and moody. Shouting at us to pay attention to ask who's meal was who, even though they had a pre-ordered list of what everyone had ordered. Don't even mention the issue of the extra ice cream. I thought she was going to interrogate is all as to who had ordered the ice cream and that we must be liars when nobody claimed the ice cream as their own. Price - ridiculously overpriced. Expect to pay city prices in a rural location for very substandard food. The steak pie had three chunks of meat in it. The chicken goujons was just that and some chips - no salad or garnishes and for £9.50!! We thought it was scampi when delivered as chicken bits so small. Better value travelling to Edinburgh and going to KFC - probably got more chicken as well!! All in all a worse than disappointing meal and certainly won't be back for food as better food venues with great food and better prices elsewhere in the Borders.

We believed that 2 tables of 10 opposite one another would be easier for you to converse with family members as with 1 long table of 20 we have had comments previously that guests at one end of the table can neither see nor hear guests at the other end. This was discussed with the host at the time the booking was made, however we are sorry to hear that this was not acceptable. All your comments have been noted and we take all feedback on board and use these to provide a better experience for our guests in the future. Once again we are sorry to hear of the disappointment you experienced on this occasion.
This hotel is immaculate both inside and out. Our room was large and comfortably furnished, and spotlessly clean. All staff were friendly and helpful. Breakfasts were superb. The parking spaces are cleverly organised to be conveniently placed for the rooms. We would definitely visit again.

The management are very rude and the prices are unreasonable. I travel for business quite often...I have stayed all over the country and the price charged for this room was disgusting.......I have stayed in the Hilton for the same price and breakfast was included. On arrival I was told I had ionly a single occupancy..I thought this was strange as IT COST MY COMPANY £90 for ONE night on Monday WITHOUT ANY FOOD JUSTV FOR THE ROOM..... WHEN MY PARTNER ARRIVED JHE JUST ENTERED AS WE THOUGHT THIS WAS TOO MUCH. when they noticed him there we were charged a further £30 the way I was spoken too was disgusting..the rooms are really not that nice.... very basic not worth the money. When I went into work the next day I spoke to several people about it who informed me that the place is a hell hole..noone in the town drinks there due to the prices..greedy people with no manners

At the time the reservation was made the rate, board basis and occupancy of the room would have been clearly displayed from the information entered by the booker. The hotel then receives a copy of your reservation from booking.com. On arrival at the hotel you informed us that your partner would be staying at which point it was explained that the single occupancy discount for a superior double room would no longer apply. You expressed your concern that this change in occupancy would show on your company invoice, however we assured you that this could be shown on a separate account. Once again I apologize for not exceeding your expectations.
Great situation on edge of Selkirk set in lovely grounds (front and rear) off main roads.Ample parking. Some rooms at ground level with doors onto pathway from main entrance door.Upstairs bedrooms in main building accessed by stairs (luggage taken up by helpful reception staff). Hotel is in immaculate condition for furnishings/decoration/bedrooms and public areas etc. Good menu with variety and quality for dinner and service was helpful and timely.Restaurant has views over beautiful rear gardens.

Located on the outskirts of Selkirk in wooded land, this Best Western Hotel was just right for a quiet rest. At the rear of the Hotel, there is a lawn and garden borders, which is very pleasant to sit out. The Room we had was a very good size as was the comfortable bed. The accommodation was clean and tidy. It was a little walk away from the hotel as this room was a garden room located to the rear. The food was very good as were the drinks. A return visit is very likely.
My wife and I spent 2 nights at this venue over the May Day bank holiday period. The purpose of the visit was our friends wedding being held there. We booked a garden room which was very spacious and had lovely patio doors opening out into the gardens. The room was very clean and the double king size bed was excellent. My only complaint was no fridge in the room! The breakfast was very good and cooked on order. Everyone in the wedding party thought the special discount price of £160 pounds wasn't really a special discounted price. I think a fair price when compare to others around the country would be no more than £100 per night. Overall a present stay, good breakfast and comfortable room only let down by no fridge in the room.

Hotel located on the edge of Selkirk with a 20 minute slightly uphill walk back into town. Warm welcome and a large split level bedroom which was very clean with an updated bathroom, slightly dated decor, and a very comfortable bed. Check-in welcome was warm. Service from our waitress lacked warmth. Small bar and restaurant area and a small comfortable and quiet lounge next to reception. Food was tasty and there was plenty of it. Plenty of free parking and WiFi worked well. Would stay again if back in the area though not drawn back to the town itself.

We booked a garden room which is in a modern extension. The advantage is that it's very peaceful with no one walking above you and you have your own little (semi)private patio. The wifi is fast too. You have to walk outside to get to the main hotel for breakfast but that's no great hardship. Breakfast was fine with a good selection on the cold platter. We ate in the restaurant one night and whilst it won't win any awards, we left happily replete. The waitress also suggested we take coffee in the lounge which was a nice touch.

The room was really pleasant. It was spacious and airy and had access to a small outside area. It was difficult to judge the staff as they appeared to be totally harassed and always rushing. It is almost as though the place is being run on a shoe string with a minimum of staff. The card holding our key cards had obviously used before and had paper stuck over previous instructions. The fresh fruit at breakfast was minimal and to hear a guest whose wedding we has attended the previous evening thus having spent several hundred pounds, being asked to pay extra for a latte instead of a normal coffee made me realise that this is a small minded hotel that hasn't made the jump to the quality of service of its competitors.

From the staff at first visit to goodbye takeaway coffee, the whole stay was great the staff are so friendly and helpful and the dinner was beautifully cooked , the rooms are nice and clean and modern and the garden is a delightful place to hang out and relax. There is surrounding landscape to explore if you wish . Breakfast was as you expect in Scotland healthy and filling I would recommend this hotel to anyone

We love staying at Philipburn as we really like everything about it, location, friendliness of staff,good food and lovely accommodation. We ask if we can get the room which we really like which has a good size sitting area downstairs with a wonderful bathroom with jaccuzi bath. The bedroom is up a spiral staircase. This is the ideal place to have a relaxing break. The staff are always so welcoming and nothing is too much trouble. We just wish that we could visit more often. An ideal spot for touring the borders.

After a hectic day or two in the north we travelled southward and stayed one night in the hotel, nice quiet place, room in the attic was good - food was ok - nice location, we would return if in the area.

Lovely setting for an excellent break in first class hotel. Staff were all very friendly and local and were all able to give first class tips about where to visit. Very pleasant gardens, ideal for a drink before dinner. Restaurant offered a good range of delicious food, all freshly cooked. Hotel is dog friendly!

On a Borders excursion, with a focus on visiting Abbotsford, we stayed overnight at this hotel. We enjoyed our stay in the split- level deluxe room named, appropriately, "Abbotsford."A note of caution : there was a 14 step stair between levels. Not a problem for us, but it might be for some people. The accommodation was delightful, spotlessly clean and enhanced with touches of elegant decor. We enjoyed pre-dinner drinks on the private balcony overlooking attractive gardens. Next morning we enjoyed an invigorating en suite jacuzzi. Both dinner and breakfast were enjoyable. The staff could not have been more pleasant and helpful. The public areas of the hotel were attractive and comfortable, showing the same attention to design and detail.

Excellent premises, with a delightful outdoor area, very nice for dining when the weather allows it. Fine cuisine, with generous rooms. nice hotel app 1.5 miles from selkirk town centre. excellent location if you are planning to make use of the numerous walks in the country or as a base for visiting other border towns. app 20 rooms in the hotel spread over 2/3 floors however no lift in the hotel that i am aware of or was made aware of by the staff.windy, small stairs and some of the room doors are also quite small and if you are over 6ft 2 you may need to duck. lovely garden grounds out the back of the restaurant/bar area that you can sit and relax. a small but nice lounge area with comfy arm chairs if you want it a little quieter where you can read a paper or a book. i have stayed a couple of times now and the menu looks to be good and the 2 meals i have had were cooked quickly and the food was excellent. a small range of local craft beers and lagers available from the bar. staff are friendly and helpful. as i was travelling on works business i was on a room only basis and when i inquired about breakfast i was quoted £13 / £13.50 for this which was disappointing as this seems quite expensive compared to other similar type hotels which i stay in frequently. over all a nice hotel with friendly staff and excellent food.

Pretty location, clean hotel, staff on the whole were friendly. Strange mezzanine rooms so that we had to go down the stairs to use the toilet. It was a bit bland and dark in decor and we thought overpriced for what you were getting. Travelodge has more style! Bar was empty with no atmosphere. Restaurant ok.

Very welcoming and friendly. Very restful and in a lovely setting. Staff extremely efficient and well informed. Nothing was too much for them but at the same time they were not pushy or overbearing. An ideal place for the older generation. We look to visiting more Best Western hotels in the future.

Our room on the second floor was very spacious with a super king bed and views over the front of the hotel. We arrived late, just in time for a quick drink before dinner. The lady acting as receptionist, barmaid and waitress was very welcoming and helpful. The food was disappointing - both my salmon and my husband's smoked haddock were over cooked and not very hot. Breakfast was much better with a nice selection of continental options and the freshly cooked items we had were lovely. We would stay here again on our way north.

Spent the weekend at this hotel , the staff are very friendly and helpful nothing is to much trouble for them , the accommodation was very good a split level room is what we had my wife's only concern with it was no mirror on the bedroom level a minor thing I know but it seemed important to my wife , the food was good in fact the sirloin steak was very good although a little expensive other than that no complaints breakfast is what you'd expect plenty variation and well cooked if we were to return to Selkirk we would certainly stay here again

To be honest, there's not a lot to Selkirk, so don't expect a shopping metropolis with cinema complex and a multitude of eating-out venues. However, what it does have is the Philipburn Country House Hotel, and that's reason enough to be in this town! I was visiting for a belated birthday stay along with my other half and despite the weather forecast of the mini 'Beast from the East' biting back, off we duly trundled in the old charabanc down to the outskirts of this borders town. The hotel is located off Linglie Road on a quiet and peaceful hillside setting, tucked away inside a forested grove, creating its own private haven of solitude. Driving up the tree-lined road, the vista opened up and there sat, looking quite resplendent, the Best Western Plus Philipburn Hotel. There's plenty of parking, including disabled bays and an electric vehicle charging point. The car park areas are all well lit at night, so for those who may have had a shandy or eight too many, or, like me, decided to sample the vast and quite expansive malts menu, are unlikely to 'come a cropper' on your after-dinner stroll. Disabled access to the main hotel was excellent with no steps into reception, the lounge, bar or dining areas. Rooms in the hotel are on upper floors, however, the hotel does advertise that it can provide a disabled fully accessible room for guests who require it. On arrival, we were very warmly welcomed by uniformed local staff at reception, who checked us in promptly, explained the details of breakfast times, made a reservation for dinner for us and then escorted us to our room, before showing us the free wifi password. We had booked a standard double room, but upon being shown into room nine, the Roxburgh Suite, it was quite obvious this was no 'standard' room that I've ever encountered on my travels before. The room was a mezzanine style twin-level, with the lounge and bathroom on the ground floor and a King size bed on the upper floor, reached by a spiral staircase. Executive, stylish, upmarket and elegant doesn't really do the room justice. The lounge area was fitted out with a two-seater settee, a single armchair both in suede leather, a very large flatscreen TV, a coffee table with a selection of guest information books, a side table with a complimentary refreshments tray and homemade shortbread biscuits. Also located on this level is the large bathroom containing an over-bath power shower, and did I mention that the said bath is a jacuzzi model? There were plenty of towels provided, shelving for toothbrushes etc by the sink along with a floor-standing cabinet for storage. The only extra I'd have liked to have seen would have been some towel hooks at the back of the shower screen. As it is, you'll either have to leave your towel on the floor or pad across the floor dripping water to reach it. But believe me, this is no criticism, merely something the proprietors may care to consider for the future. The bedroom area is on the upper floor and is a large King Size bed, a dressing table with mirror, and, in our case, a small balcony overlooking the Koi pond and car park area. Just off this room is a hanging space wardrobe. From our point-of-view, there was nothing extra needed in the bedroom, and for someone who has trouble with hotel beds a lot of the time due to a previous back injury, I slept like a baby, albeit a rather large one! In short, unless you are the kind of person who stays at The Ritz, The Burj Al Arab or the Morgan Plaza you'll have nothing to worry about with this room. If however, the former is your 'normal', then why on earth are you in Selkirk! The main hotel has a lounge area with plenty of comfortable seating and a gas 'living flame' fire, a selection of books in the bookcases, and a huge selection of magazines to suit all tastes. Well, I say all tastes, but if you're a ferret breeder, you may struggle! They even throw in daily papers for their guests. The bar area has a 'snug' attached where snack type meals may be eaten, as well as a comfortable lounge area with another fireplace. The dining area has ample capacity for all guests given there are only 20 rooms at this fine establishment. One point of note was the finishings and attention to detail in all areas of the hotel. Nothing was out of place, clashed or was so garish that it required you to don your sunglasses. Everything had an air of refined old-elegance, allowing guests to relax and enjoy it. We ate at the hotel on both nights, and whilst not an extensive menu, it was adequate, having been supplemented by a daily specials choice. I had no complaints about the food, and for those who follow my reports, will know I am not slow to criticise in this area. What flavours this element of my review is the fact that we stayed here in March at the tail end of winter, and were two of only six guests who were resident that weekend. Many other hotels would have been closed as it just wouldn't have paid to remain open. The food choice, albeit limited, was perfectly fine, and what we had was well cooked, fresh and a good portion size. Not much more to add really. Breakfast is a buffet style with all the usual options of cereals, preserves, bread, fruit, yoghurts, cakes, cold meats and cheeses, smoked salmon etc. Hot choices included scrambled eggs with oak-smoked salmon in a cream and chive sauce, kippers with lime marmalade, eggs any way you like them cooked, full Scottish breakfast, with, it must be said, a black pudding which rivalled Charley Macleod's of Stornoway, and all orders are taken by a waitress at the table. The second point of note was the professional, knowledgeable, helpful and downright friendly manner of all the staff. There was no doubt that those I encountered were enjoying their jobs and not just in it for the money, they all had time to chat, even the chambermaid, and were eager to learn more about us and to offer advice. There was no 'falseness' about it which I so often experience. To that end, kudos to the proprietors, who I also met and had an interesting discussion over the merits of being part of a 'chain' but remaining a privately-owned hotel, who obviously invest in the right staff for their hotel. Would I stay again - absolutely, without a doubt, and hope that I might just have reason to be in the borders region on business in order that I can experience the Philipburn Country House Hotel once more.

Went for an overnight stay with my wife with a voucher. Hotel put us in one of their best rooms on 2 levels. R oom is of a high standard with a huge bathroom and jacuzzi bath. All staff very helpful and friendly. Lovely area near the reception to relax and read the papers. Food good with a very reasonably priced wine list. Only gripe was the price of a sirloin steak at £27.50! Breakfast good and again excellent friendly staff. We will be back give it a try!

Overnight family stay (3 people) Lovely hotel interior, very cosy and warm. Excellent staff/customer service. We had the Earlston suite. Despite assistance from staff to accommodate late change to our booking from couple to family, unfortunately our daughter wouldn't sleep on the additional bed on the lower level of the suite. This made for an uncomfortable night for Dad. No fault of hotel/staff The whole experience was let down by poor quality of evening meal hence the average scoring. Brekkie ok. Not sure as the place was quiet, no chef on duty, as this was not chef prepared food. We wouldn't stay again.

High standards abound here. Rooms are very comfortable and elegantly furnished. The semi rural setting gives you a feeling if seclusion despite Selkirk being so close. Staff exceptionally friendly and helpful. Make sure you eat in the restaurant - too notch. Haggling s started followed by venison could not have fed better. Breakfast of similar high standards with genuinely friendly waitresses. Unfortunately Selkirk is not on a route I use often otherwise I would stay regularly. Excellent !!!

Staying in the Philipburn Hotel at the moment. Rooms are stunning in this hotel, our room is over 2 floors, livingroom area and huge bathroom on lower floor, then a beautiful bedroom up a flight of stairs, the bedroom has a small balcony which looks put over a fishpond. The staff are very friendly and cannot do enough for you. The food is amazing, dinner last night was of a very high standard and the breakfast is the best I have ever had in a hotel, great choices from cold buffet to various cooked breakfast and nothing is any problem for the staff. If you are in the Borders book into this hotel you will not be disappointed . Warm and cosy and extremely friendly with superb food. Well done all.

We travel a lot, not always sure where we will be staying on any given night. In early October we made a quick trip to Scotland to visit the woolen mill where the Lochcarron kilts are made, in Selkirk. Later in the day our search for accommodation led us to The Philipburn House Hotel across the river Tweed and up a little winding access road; this was a Best Western Hotel, surprising to find in ancient Selkirk! The building dates back to the 1700's and was most likely a Manor House at one time; the interior was exquisite and services entirely up-to-date, we slept well and much enjoyed the hearty Scottish breakfast; in all a delightful experience! Back down the little winding access road, crossed the River Tweed and headed West to Galloway where we discovered another outstanding place to rest for a night..

Ok just back from a nice wee couple of days staying here with the wee wife very friendly staff throughout the hotel rooms very spacious and clean room4 that wee had was a split mezzanine with the double bed up stairs very nicely done,outside grounds are lovely and the big fish pond outside the reception with lovely big goldfish in it and you can get fish food from the reception to feed them a nice touch,great place to stay for driving around the boarders

Beautifully-sited hotel run by very friendly owner-managers and staff. Extensive gluten-free options from the restaurant. We stayed in a room overlooking the front of the hotel, but it was all very quiet and relaxing. Hotel's own grounds are lovely, with large koi pond at the front. Selkirk itself has not so many attractions, but it's pleasant and this hotel was a great base fro touring the Borders. Excellent WiFi in our room, comfortable public rooms and bar.

Hotel good, food good, grounds look great, but we did not venture out in the grounds much due to the rain. The location is good if you wish to drive to the attraction around and about. Hawick 11 miles, Kelso 19 miles.

This is a little Scitish haven tucked away behind Selkirk. The staff are welcoming and ensure you are well treated. Full cooked breakfast is amazing - a must! The rooms are cozy and warm but a little quaint. Large bathrooms and small cuboards. The menu is limited but the food is fine. Great when you stay on business.

All staff care for their guests. They know and share information between staff very well. This is yet another visit to the Philipburn Hotel in Selkirk , and yet again a delightful experience - we both had the Carrot and Orange soup ( pictured ) - excellent and tasty - my wife had the Steak and Ale Pie , the meat in the pie was beautiful in quality and really delicious . I had the Beer Battered Fish and Chips - and that was superlative overall , well worth the effort of going to here ( as ever ) from Galashiels and the 2 ladies who served us were very helpful and pleasant - Recommended !

We had been looking for a hotel to stay on the south side of Edinburgh but left the booking until the last minute so ended up looking a bit further out of the city into the borders and was very glad that we did. Hotel was lovely, staff were very helpful, professional and friendly. Room 01 was spacious, clean and very comfortable and had what looked like a newly refurbished bathroom. We were only 25 mins away from Glentress Forrest which has some awesome single track cycling routes so we gave that a shot. Ate in the restaurant and the food was delicious and good portion size. Breakfast was likewise very good. Again service in the restaurant and at breakfast was excellent. All in all would gladly stay here again and would be tempted to bring the family in order to explore the area some more.

I stayed here two nights while walking and had a really nice stay in one of the garden rooms. The room was large, modern and quiet. Breakfast and dinner in the hotel were both good. Staff all really helpful, welcoming and friendly. There are books to borrow and magazines in the lounge. It is a short walk out of Selkirk, worth knowing buses 72 and 73 stop a couple of minutes away on the road outside. Had a lovely walk on the Borders Abbey Way to Hawick.

Our local Probus club arranged out summer trip to Newtongrange mining museum today, when we arrived at Philipburn Best Western Plus, staff were on had to guide our party to the room where we were served with morning coffee on our outward trip and also on our return trip. The ladies serving us were pleasant and courteous. The hotel stands in it's own grounds just out of Selkirk, the grounds and hotel are of a very good standard, it looks like a very nice place to stay for a peaceful holiday.

We stayed one night in a double room. Room 01 was well decorated and was a decent size. However, our toilet did not work the morning we were checking out which was pretty inconvenient. This room over looked the car park, was over the front door and was right on the landing - so had some passing external and internal foot traffic. Definitley not my preference. The bed was comfortable - though smaller than what we are used to (UK King). The location was good for walks - though heading into Selkirk for dinner would have been a hike. The restaurant served a nice breakfast, but dinner prices were pretty high (fish and chips £13.50). We were staying on BW points (no upgrade or acknowledgement of Diamond status) so I am not sure of value as I don't know the rate. The function room looked nice and the grounds were lovely. Not sure I would stay again, though. The greeting we had at front desk upon arrival was efficient, but not exactly friendly.

Philipburn Hotel is a very comfortable place to stay in a location that is calm and peaceful yet handy for visits to a great many places. We stayed here overnight to attend my brother and sister in law's golden wedding anniversary celebrations! What a lovey stay we had! The staff were friendly and welcoming, the room was beautiful and the food was amazing! We would definitely go back! Loved it. Thank you for having us.

Attention to detail in all areas. Comfortable bed, large tv, excellent shower and wifi. We had room service and breakfast which were very tasty and well presented. Customer service was excellent and nothing was too much trouble. Situated in a beautiful area. We will be back. Highly recommend.

So often you stay at a Country house Hotel which has plenty character but looks tired and in need of tlc not this hotel it has been maintained to a high level inside and out with plenty comfy places to sit and relax as well a lovely garden if weather suits which sometimes it does.Staff are friendly and keen to be of assistance.We had a superior room with balconies off both living room and bedroom.Everything was spotlessly clean.Only complaint would be the quality of food in the restaurant was not up to the standard of the rest of hotel esp given prices charged

We stayed here on a 2 night B&Q deal with dinner on the first night. Our welcome was extremely friendly and we were shown to our room which was on the second floor by the receptionist. The room was lovely and very spacious, plenty of room and a very nice atmosphere. We sorted ourselves out and had a freshen up before going down for dinner, everything was great. I don't think any of the staff could have been any more helpful, we were both delighted with all our food and drink. After dinner went up to our room and watched tv. Breakfast was just as lovely and again all staff we encountered were friendly and welcoming. Nothing seemed to be a problem, I would be very pleased to return and also will let all my friends and family know we had a great time away. Dinner was so nice on first night we decided to eat in on our second night too.

On the edge of town about 1km from the town centre (uphill into town but all downhill on the walk home!). Welcoming reception and cosy lounge next to it. Room in main hotel was comfortable - only downside was the noisy plumbing and the banging front door below. Breakfast was fine and dinner was good if a little over-priced on the one night we dined in. Bar prices also a bit steep but good selection and local beers available which is always pleasing. The staff were without exception charming and helpful. Nice touch with the tray of tea and coffee supplies outside the restaurant should you run out in the room. Would definitely go back.

A fantastic hotel, clean and homely. Staff were only too willing to help. Food was slightly expensive but fantastic, fresh and vibrant Nice selection of malt whiskies too. Stayed here on business, the room was lovely and the whole hotel was spotless. Friendly staff and very quiet place to stay. Only negative was the shower pressure! Other than that could not fault the hotel, great place to stay if you want to relax with limited noise..

Lovely warm reception at the Philipburn hotel they met us at the door took our coats and invited us to rest in the quaint little sitting room by the fire. On the arrival of our friends we were taken through to charming and ambient dinning room after some deliberation we decided and ordered. At the end of the night we were all full and agreed that the philipburn was a great choice and look forward to our next time

This was a gift 2 nights dinner and breakfast. The Hotel is easy to find and we were able to park just outside. The room number 4 was a lot better than we could have expected. Split level gave you a bed area with balacony and wardrobe whilst below you had sitting area and a very large bathroom with a jacuzzi bath as well as shower. This is a deluxe room. Dinner whilst mid range for cost was worth it. Excellent quality extra effort made by the chef with presentation and good portion size. Breakfast was first class good selection from continental to full English as well as kippers, salmon and eggs benedict. Steve had poached eggs on toast which were nice and hot when they arrived whilst I had the full English. Choice of cereal, fruit, yoghurts, cheese, ham etc. Bread and cakes. Would I recommend- yes. Friendly professional staff and lots to do in the Scottish Boarders. Everything well maintained and that includes the grounds. We will return in 2017

Had heard good reports so decided to try it for a Friday lunch - lovely setting,excellent gardens and a lot of money has obviously been spent on it by the new owners who arrived in 2007 just before the recession. A good unpretentious lunch freshly cooked with a glass of red followed by coffee but oh oh oh there was only one other table taken - what a terrible waste as this place really deserves more support and then the atmosphere would jump into life. Wish we could support it more - will have to return for an evening meal when it must be busier. A good venue for a wedding.

We were on a four day hike across the Boarder Lands of Scotland and one of our overnight stays was at this hotel. They welcomed us like family and made us feel special. The accommodation were outstanding.

We booked the Philipburn for our wedding back in March 2015 and from the word go Marie and her team could not have been more helpful. We stayed the Friday and Saturday night with friends and family and everyone raved about how nice the hotel was. The food in the restaurant was excellent as was the breakfast both mornings. As for the wedding day it was more than we could have hoped it would be. The meal was amazing as was the service. We had some guests with dietary requirements and again this was no problem. The bedroom was very spacious and spotless. Can't wait to return. Definitely a hidden gem in the borders.

We stayed at the Philburn for one night in September 2016. We received a very friendly welcome. The food in the restaurant was delicious. The room was decorated to a high spec and extremely comfortable. The next day we were able to appreciate the lovely gardens and peaceful location.We'll definitely be back.

We recently undertook a little tour around Scotland and stayed at the Philipburn for a couple of nights. The hotel and its gardens are lovely and the staff superb! We ate in the restaurant both nights and the food was delicious with a great variety of choices available, the portions were also impressive. The hotel is ideally situated for exploring the area, we chose to visit Holy Island for the day, which was only a 45 minute drive but obviously Melrose, Galashiels and Dryburgh Abbey are a lot closer. We would definitely recommend this hotel and will be staying again.

3rd time here, always a pleasure to come, staff caring and helpful, excellent food too. Weather can be unpredictable but lots of places to visit if it rains. Many good hikes around the area and not too far from Edinburgh if you want to see Scotland's capitol. A car is essential though there are some local bus services around.

Beautiful little gem hidden in the woodlands! I was honestly so surprised by the room when I arrived for the price included breakfast! Very quiet and peaceful nights sleep. Would come back here again defiantly! I also ate in the restaurant and the food was gorgeous!

Only stayed for one night but from the moment we arrived nothing was a problem. We asked for a room change because of some stairs and were given a garden room which was lovely . Staying overnight while attending a friends wedding anniversary. The room was comfortable, well looked after and with a nice view. The hotel is a nice building in countryside on the outskirts of Selkirk. (was some water infrastructure roadworks outside its drive). It is a Best Western. We didn't eat or use the bar as we were going out. A bit of a hoof into town (across the river and up a hill).

The Selkirk flood protection works will be finished at the end of the year with a whole series of paths and parkland created allowing lovely walks along the river.
Overpriced for the quality of the room, although the room was very big. Breakfast was included in the price of the room, which you'd expect for £150. An extra £6 was added to my room bill for two cappuccinos we had with the breakfast. Pointless additional charges like this are not a great idea. Food was poor also for the price.

Stay here each year for business use. I have had different rooms during my stays and enjoyed each one. The current room has split level room, bed upstairs, lounge downstairs. Jacuzzi bath is always a treat. Dinner is always a pleasure. Breakfast always welcome.

Stayed here last night and loved it ! The room was beautiful, the bar area very nice - cosy, dim lighting, the food was delicious and the staff friendly & efficient. It was a warm night however, and I think a fan in the cupboard (in the bedroom) to cool down the room would have been great!

Recently stayed here for 2 nights and enjoyed every moment. This obviously well run hotel is ideally situated for exploring the Border region. Checking in and out was done promptly and efficiently by friendly and helpful receptionists. We had a nice spacious room, clean and well equipped, as was the bathroom. Breakfast has a large selection of freshly cooked items to choose from as well as a self serve choice of cold items. After ordering, the cooked breakfast is served quickly. For dinner we tried various courses over the two evenings, all were cooked to perfection, well presented and generous portions too. Desserts included freshly picked locally grown fruits. All of the waiting staff, morning and evening, were very efficient and attentive. There is plenty of reading material in the comfortable lounge area to browse through while enjoying an after dinner drink. The hotel has a good outdoor area where you can enjoy an afternoon tea and scone, when the weather allows it. In all, a good hotel with efficient and friendly staff, which I will book again for sure the next time I visit the area.

I booked this and paid using my tesco clubcard vouchers,it was for my birthday weekend. Although we arrived very late on Friday night, it was not a problem,our room was lovely and had a balcony with lovely views over the back garden. The breakfast was good and I liked that it was served until 10.45am, not sure about the lime marmalade with the kippers though! The restaurant food was also very good, staff very helpful, beautiful surroundings, what more can I say?

My husband and I visited the Philipburn on one of the nice warm days of our summer. We decided to sit outside and enjoy the gardens. We had a very enjoyable lunch, two courses for a fixed price. The food and service was very good. Hopefully will return to try an evening meal as the menu and restaurant looked very enticing.

This was a nice hotel in good condition in Selkirk. The room was good for the three of us and dinner and breakfasts very good. We did however feel like we were being ushered to bed before 11am on a Saturday night and some requests could be dealt with with a bit more of a smile by some of the staff - the service maybe let things down a bit

Brilliant place, perfect location! We stayed in one of their lodges and it was absolutely beautiful, very modern and spacious. I wished we had been staying for longer, because everything was perfect, the location, the room, the people. I can highly recommend this place!

We have just arrived home after a weekend break at this fabulous hotel. The staff were very accomodating throughout, we had booked an evening meal but arrived later than expected and they happily moved our reservation to later allowing us chance to relax. The food was superb and the staff very helpful advising on the dishes when requested. They also have an excellent range of local beers and gins; the rhubarb and ginger gin was recommended and has become a favourite, the staff advising where I could buy a bottle locally! Breakfast was also excellent, a good selection and again local produce. Lots of info on the local area. Would definitely recommend.

This was our second stay at the hotel and it was OK. The grounds are lovely and the Koi pond was great, especially that you can feed the fish by getting the food from reception. That was very entertaining. The last time we stayed we had booked a deluxe room which was a duplex layout and very spacious. This time we decided to try a classic room and my husband and I banged our heads so many times! The roof slants in the bathroom and when trying to use the toilet or wash your hands and brush your teeth we would always end up banging our heads off the wall as we're not used to such confined and small spaces. The shower was literally a box, my husband could hardly move in there and I knocked my elbows off the walls trying to wash my hair. If you're going to have such a small shower then at least have the curtesy to provide somewhere for people to store their toiletries off the floor. My knees also took a banging every time I tried to get the shampoo or shower gel from the floor and my husband almost fell out the shower - which was quite comical but still... Besides the small pokey room and minuscule shower, the room was nicely decorated and modern. The food was not the best, Egg's Benedict is supposed to have a soft yolk and mine was overcooked on both days despite me requesting a soft egg. Also I would advise they reconsider their ridiculous tray charge of £5 per person to deliver room service. We were going to order some hot chocolates and deserts one evening but there was no way we were paying a tray charge of £10 just for that. Come on now. Other than that it was fine.

A group of 18 work colleagues doing a charity cycle relay, we stayed at this hotel on Saturday 2nd July. Right from the first enquiry the staff were fantastic, from sorting out various room and meal options to giving us a very warm welcome when we arrived, despite the fact that we were behind schedule and got there late. We had all pre-ordered a 3 course meal and after 15 hours on the road were really hungry. The food was served quickly, efficiently and by cheerful staff, despite our lateness, and best of all it was absolutely delicious. The hotel itself is lovely, well decorated and my room was a good size. Most importantly, the bed was extremely comfortable and the power shower great. The others in my group all reported how impressed they were with their rooms. To summarise, it's a small hotel, in a quiet location, offering quality accommodation and with a professional,helpful and friendly team who did everything they could to make our one night there enjoyable. I am more than happy to recommend this hotel.

Lots to like about this hotel. Very friendly and helpful staff, attentive without being intrusive, which is a tricky balance, but they achieve it. Food in the restaurant is excellent, plenty of choice and quality ingredients well cooked. My room was excellent, in particular, a great shower (which is rare- so many hotels have showers well past their best!) and quality bed linen and towels. The grounds are lovely, plenty of places to sit and relax, and very well maintained.

We stayed in the hotel overnight and ordered dinner on arrival. The room we had was very comfortable, the service very friendly and the meal excellent. The hotel had an interesting history and would have provided nearby walks but we had no time or decent weather to enjoy the latter. I would highly recommend this hotel

Very comfortable suite in a lovely country house setting. French doors from both our lounge and bedroom with views over the gardens. Free wifi and a large tv in our lounge, and a wide selection of books in the guest lounge by the bar, Excellent restaurant. Delicious breakfast, wide range of buffet items and a full Scottish cooked to order! Bar had wide selection of whiskies, and gins! Very friendly and knowledgeable staff.

My girlfriend and I decided in escaping the city for a new years eve and we stayed at this accommodation. The accommodation was first class and is on par with most of the top 5 star hotels in Scotland. The view from the bedroom was outstanding - we opened the balcony doors and you could see nature at its best. The night was great with a disco playing all the classic songs from the past and even did some Scottish dancing which when I seen the manager and her partner dancing away it encouraged myself and girlfriend to go up! We all sang, danced and had a great time! I'd love to go back here again specially for new years! Thanks to all who made it a new years to remember!

Absolutely loved it. Stayed two nights in room two with my little girl and husband, so much room and lovely view of the pond. The staff bent over backwards to help us, so friendly and informative. We came for the sailing competition at st Mary's loch which is 15 miles away but the views are incredible. Had a fab time would recommend to everybody!

My wife and I stayed at the Philpburn for 3 nights with a couple of friends while we investigated some of the historic sites and gardens in the Borders. The hotel was very quiet and we were upgraded to better rooms which was a nice start to our long weekend. With the exception of my wife's pheasant being a little dry, we all enjoyed our meals. Portions were hearty which meant none of us had room for dessert, but we'll make sure we have next time we visit.

This hotel offered a good sized room, and even though we were in the eaves, it was well designed. The bathroom was nice, with a good shower and was clean. The best thing about the room was the bed-it was enormous and really comfortable! With free WiFi, large tv and extensive library, there are things to keep you occupied. The staff were also very helpful and let us leave the car and use the lounge area after we had checked out.

Stayed for a weekend whilst touring, not realizing that we hadn't made arrangements for food. Absolutely no problem to set up B & B and Evening meal if required. Room on 2nd floor and no Elevator/Lift but room was very comfortable and clean, with plenty of local area reading material to help tourists. The menus for the Breakfast and Evening meals were very comprehensive and food presented was of excellent quality. Bar well stocked and again well presentable choices. Car parking not a problem. We didn't stay here but we did venture in for dinner one evening and it was a most enjoyable experience from the warm welcome in gorgeous surroundings to the attentiveness and professionalism of our waitress, Emma. The food was delicious and presented so beautifully, all of us tasting each others meals, enjoying every mouthful. The only thing we were the teeniest bit disappointed in was the creme brulee, but everything else was exquisite! Thank you so much for a beautiful evening.

Lovely hotel with a super welcome after a long journey, absolute bargain for one night DBB for the 3 of us visiting Selkirk for an art course. The staff were lovely, very welcoming.The restaurant served nice food for our evening meal and we enjoyed after dinner drinks in the comfortable and traditional guest lounge. Next morning we were served a great breakfast, so much choice and traditional Scottish produce. A highlight of the hotel was the superb Gin menu. Caorunn Gin - my particular favourite!

Just arrived home having spent two enjoyable nights at this lovely hotel. Standards at the hotel are very high but it still retains a friendly charm. It is in a lovely setting and the grounds are well tended and boast a large pool stocked with carp of various sizes, patterns and colours. The room which we had booked was on split levels and worth every penny of the small supplement that we paid.On the lower floor we had a large lounge area with a comfortable two seat settee as well as another chair,a glass coffee table and a large TV. It was tastefully decorated with quality fittings and soft furnishings. There was also a very large bathroom with soft towels and a good range of toiletries. Upstairs was a good sized bedroom with two comfortable twin beds.There was a set of french doors opening out onto a small balcony that I can imagine being very pleasant in the summer. We ate at the Hotel both nights and all the meals were cooked perfectly and well presented.Each morning we had an excellent breakfast which which we chose from the extensive breakfast menu and buffet selection. The standards set at Phillipburn House are exceptional and a credit to the owners and all who work there.I would recommend it to anyone without hesitation.

Spent a short break in this hotel. Arriving at reception we were made welcome even being shown to our room. The room was modern, clean, with comfortable seating, large screen TV and with tea and coffee tray. The hotel was fitted out with a high standard of furnishings and facilities. The detail the owners went to make this a great hotel was exceptional even all the magazines in the lounge were the current editions. Staff were friendly and professional. The restaurant menu had plenty of choice and meals were well cooked and presented. An ideal base for touring the region.

This hotel was lovely and staff very pleasant. The food was excellent and piping hot. Only downside was Selkirk itself which was not the nicest of places especially with flood barrier works going on. It is a good base for the local area and there are many walks round about.

Over the weekend we had an SYP sitting in Galashiels and stayed here for 2 nights. On the Sunday morning we got up and left the hotel to attend the Sitting. However after arriving back to hotel to collect our things and check out, we were only just informed that you had to check out by 11 and were forced to pay money on the spot or we were not allowed to leave. Now, the council had paid for our stay in Selkirk. In fact, I am only 17 and the hotel took a minor's card details and proceeded to take 115 pounds from my account unauthorised. We were essentially held hostage. The woman at the reception had a horrible attitude and was rather intimidating. I found myself being stared down whilst my friend was outside trying to call people to help us pay to be released. The receptionist would not accept that the Falkirk Council was to pay for our extra stay because again we were not told of checking out times. In fact, the receptionist continued to put me on the spot by asking with a sarcastic tone 'What time did you expect check-out time to be?" and "You could have asked us". I am shocked by the service of this hotel and the fact I was held hostage and had my money taken from my account totally unauthorised is disgusting. I am still currently trying to deal with the situation and would not recommend staying here. Especially as a young person because they will take advantage and intimidate you.

The reception desk is manned from 7.00am - 11pm daily and are only too willing to answer any questions or queries guests may have during their stay. As your reservation was made by a third party travel agent, we are not in a position to comment in regards to any correspondence or lack of information that you may have received from them. In all circumstances we have to adhere to the booking confirmation we receive from all third party travel agents and the account instructions that are given. The Hotel policy is to take a swipe of a debit or credit card - which acts as a pre authorisation, for any additional charges or outstanding accounts. The receptionist did assure you that the third part travel agent would be contacted first thing the following morning to seek approval for the additional charges. This being the case your card was refunded immediately.
We have just come back from a weekend break. Beautiful, hotel, attentive staff and a friendly welcome. The food and drink was outstanding. Perfect base for walking and relaxing in the stunning Scottish Borders. Dog friendly hotel where if you take your dog you don't get a grotty room in the basement. Our spacious lodge had stunning views and plenty of room. It was immaculately clean and newly decorated. We would definitely recommend it to anyone wanting a relaxing break or walking holiday

A great hotel in a good location. Bedrooms very comfortable, with great food which can be eaten in the lounge bar or restaurant. Staff excellent. I have stayed here on a few occasions and each time I go back there have been refurbishments which help make a superb hotel excellent.

on our arrival at this hotel we parked our car and went to the reception where there was no one waited a while then saw a message that if no one at desk to lift phone and someone would get to us so did this and lady came down to book us in and show us to our room the room itself was a good size with 2 beds pushed together and a nice size shower and toilet off this every thng was nice and clean only thing that was a bit of a problem was the bathroom was cold even with the heating on , on to the room the tv was terrible it kept on freezing up as it must have been freeview . when we went down to the bar there was no one in the place and they did not have a good selection of draft beers think i saw 3 in total. when we sat down for dinner i would not say they had a great selection but was nicely cooked and tasty . the hotel itself was a bit out the way and if you did not have a car then it would have been difficult to get around but all in all it was a good little break but i would not go back to this hotel as there is nothing to do in the hotel it is just a place to sleep

Selkirk and the Scottish Borders is quiet at this time of year however all the Border towns are bespoke with unique visitor attractions easily accessible by bus and of course Edinburgh is now only a train ride away on the new Borders Railway. From Easter onwards you will find there is more visitors to the area should you choose to visit the Scottish Borders at a busier time.
My wife & I had to travel to Edinburgh & thought it would be better to stay somewhere overnight, rather than worry about traffic hold ups etc the following day. We decided on Selkirk, as it would be about an hours drive to Edinburgh. Having checked reviews on TripAdvisor, we chose that Philipburn Country House Hotel and have to say we were highly delighted with our choice. The Hotel itself has plenty of character & set in its own private grounds. We stayed in a deluxe, split level double room, which was perfect, spotlessly clean & with everything you need for a comfortable & relaxing stay. We dined in the hotel restaurant for dinner & found the food to be delicious, of a high standard & reasonably priced. The breakfast was substantial & offered a very good choice. The staff were all excellent, efficient, very polite, helpful & appearing to take pride in what they did. We would highly recommend staying at the Philipburn Hotel as a place to stay for business or leisure. Best Western also offer generous deals for their reward points members, so it's beneficial to join the scheme for free.

Stayed in a lodge with family for New Year celebrations. On arrival the lodge was lovely and warm. Plenty of space and a small kitchen area for self catering. The lodge we stayed in was dog friendly. The hotel is very dog friendly. All the staff were very attentive to ensure everything was what you wanted/needed. The evening meals were excellent, especially the sticky toffee pudding. We had breakfast in the bar as we had the dog with us. A wide choice for breakfast and once again excellent quality. I would recommend this hotel and will return for another break

Had an amazing break with my husband in this lovely hotel at the weekend . This was a gift from our son who knows how much I love Selkirk where I was brought up. The hotel is beautifully clean, very homely and relaxed with warm and friendly staff. The rooms are tastefully decorated. The food is amazing, best breakfasts we've had and the dinners were delicious? Nice relaxing lounge and beautiful surroundings. Will be back!!

We had a wonderful two days away in Selkirkshire and a wonderful stay at the BEST WESTERN PLUS Philipburn Country House Hotel. The staff were very friendly, welcoming and provided excellent service. The lodge was very nice, very clean with comfy beds. The breakfast was excellent. All the family and friends enjoyed the beautiful scenery and fantastic walks and we would definitely recommend it.

Recently returned from a 2 night stay in the dog friendly lodge, a log cabin with all the facilities you could ask for with seemingly endless hot water! The lodge was cosy and comfortable, breakfast fantastic. Our waitress was patient and helpful, giving us information and tips. Ian the manager gave us a map of the local area and suggested a variety of walks to tire out the 3 kids and 2 dogs. An ideal base to explore the surrounding area. Would happily return.

Wonderful stay. Can't recommend the hotel highly enough. We had an absolutely beautiful room (room 3 I think) - big, spacious and very comfortable. Jacuzzi bath! Hotel in beautiful peaceful woodland setting. Lovely, friendly staff. Breakfast was great. Good value. Can't wait to stay here again.

This was an amazing hotel to take your furry friends, the 2 dog friendly apartments to side of hotel are perfect, with patio doors to fabulous garden for dogs to have a fabulous time, we relaxed while they had fun. The hotel bar and restaurant was stunning, and the food was all local and fresh, particularly the breakfast where the variety and attention to detail was second to none. Although this hotel is a bit more expensive, would thoroughly recommend if you want to treat yourself and your dogs ????

Really like the meals at the Philiburn, never had a bad meal. There was not a thing on the plates that was not well cooked and tasty, and no scrimping on the vegetables. The service was unobtrusive and even although the evening we were there it was quiet we were not rushed. Would thoroughly recommend the restaurant.

Just heading home from a two night stay that was a Christmas present we recieved. The hotel was of a very high standard and included everything you could possibly need. The food was excellent as was the service that we recieved from all members of staff. Would definitely return here.

We had an enjoyable two night stay at the Philipburn Best Western. The staff were all very friendly and breakfast was excellent. We also ate one night in the restaurant which we also enjoyed. It was an internet deal so was very good value. The building is very old with character and we had a top floor room which was spacious and very adequate for our needs.

Stayed in the Yair Lodge which has two bedrooms , sitting/dinning area with kitchen that has all the facilities for self catering, free Wi Fi and as a bonus is really dog friendly. Stayed at the Philipburn for 3 night nights at new year with family and black Labrador. The welcome we received when we arrived on a cold wet miserable Wednesday afternoon was really warm and friendly and the receptionist escorted us to our lodge even though we were over an hour early. The lodge was lovely, warm and welcoming and immediately gave a good impression of the hotel and the quality of service we could expect. We ate in the restaurant on two nights and this was one of the highlights of our stay excellent, on the third evening we attend the new year disco where again the food was brilliant and we all had a really nice time. We had three great breakfast's in the bar as the owners explained to us that we could bring along our dog who loved the experience. All of the staff we met were friendly, kind, attentive and hard working and genuinely appeared to enjoy working at the Philipburn (a rare experience in most hotels ). The owners are very friendly, approachable and are always available to chat and offer information on the local area which we found most helpful.They also love dogs very important for dog friendly hotels. We will defiantly stay at the Philipburn when we visit the borders again hopefully during the summer months as the location is ideal for visiting the Borders towns.

We were lucky enough to be able to stay two nights in the Honeymoon suite, gorgeous room with massive four poster bed, double shower and jacuzzi bath. There was also a seating area with a huge flat screen TV, the room was absolutely spotless and bed linen crisp and lovely. We ate both nights in the restaurant and the food was delicious with an excellent selection of wine available. Breakfast was also very good with an excellent selection and really good service. The receptionist that booked us in was very chatty and friendly and made us feel very welcome, the owner of the hotel gave us some Wonderful details of local history and places to visit which we really appreciated, the hotel is a 10 minute walk from Selkirk which is a lovely little Town but doesn't have much in it. Hotel is great though and would Love to visit again, maybe in the summer when we could appreciate the lovely gardens surrounding the hotel.

We held our wedding reception here on 17th October 2015. Both ourselves and our guests thoroughly enjoyed every minute of it. The food, both the wedding breakfast and the evening buffet, was enjoyed by everyone and we had many guests complimenting the standard of the food throughout, during and following the event. Marie and her team were very professional in the lead up to the big day, and on the day itself. Nothing was too much to ask; they ensured that the day went ahead with no hitches whatsoever and took (most!) of the pressure off of the bride and groom. Our honeymoon suite was also amazing - complete with a four poster bed, jacuzzi bath, his/her sinks and a double shower. Very comfortable. Also, Philipburn has very picturesque grounds for wedding photos and we would highly recommend here for your wedding. The (new) Mr & Mrs Callachan

We spent a very comfortable weekend in a marvellous bedroom in lovely surroundings.The lounge was very comfortable with plenty of reading matter and brochures of surrounding area. The person who greeted us on arrival gave us lots of information about Abbotsford House. The garden pond was well stocked with a variety of fish. The autumnal colours in the garden were spectacular.

Booked two nights so that we could travel the new train line up to Edinburgh and back. Followed the satnav directions which ended with a "in half a mile turn right off road"! Lovely spacious garden room allocated with a king (two 3/4 beds bolted together) and two twin beds in a separate room. The twin room is small and the beds placed head to head. Bathroom clean and with everything you need for a couple of nights stay. Inclusive breakfast very good. A wide choice of cereals and cold meats/ fish and fruits together with lovely cakes. Freshly cooked breakfasts available, again great choice from the usual bacon, egg etc to smoked salmon and scrambled eggs. Good place to explore the area from.

After visiting friends in Scotland during a recent break to northern England we attempted to make our way back to our planned accommodation however the weather was making it a rather stressful and tiring journey. Rather than continuing and potentially getting lost in the dark we tried calling a few hotels after finding ourselves in Selkirk at around 9.30pm. A very helpful and friendly lady answered the phone and informed us that there was a dog friendly room available and helped work out where we were and how to find them. Friendly greeting on arrival and was shown to a lovely room, with a very comfortable bed. Lovely and peaceful outside leading to a great nights sleep meaning we could carry on our journey refreshed and happier the following day. Based on the few hours we were there and the wonderful service we received, we have already bookmarked the webpage in case we ever decide to head in that direction again.

Having had recent bad experiences of Scottish hotels we did not have high expectations for this short break. However, we were proved wrong and had a lovely time staying in the Borders last week. The hotel is located on the outskirts of the town. It is small and comfortable. The restaurant has a good selection of dishes to suit all tastes. The venison sausages and Bailey's creme brulee in particular were very good. Although the hotel is not big there was a large choice at breakfast including a super full Scottish which my husband really enjoyed. The hotel could improve breakfast by providing cafetieres or better still having a coffee machine, where guests could choose coffee of their choice. Service was always friendly and efficient. Our room on the second floor was large, clean and had a huge bed where slept very well. A top sheet on the bed would have been welcome and I'm sure would have been provided if we had asked. The bathroom was adequate but was in need of updating. As we discovered Selkirk is a convenient town to explore the Borders from and the Philipburn is an ideal base. We have a very short list of hotels which we would return to and this hotel has just been included!

Stayed a couple of nights in October, while visiting our daughter who lives nearby. Staff were pleasant and helpful, welcoming us to the hotel and showing us to our suite. Very comfortable, clean and nicely furnished. Very comfortable beds which meant a good night's sleep. Friendly but unobtrusive staff; will recommend and may well be back. We didn't eat dinner in the hotel on either night, but enjoyed the buffet breakfast as well as the cooked version (bacon & egg etc.). The pond full of koi carp at the front of the hotel was a lovely feature.

Booked this super last minute .... And was apprehensive but absolutely no need. Shown to a Garden Room- very recently refurbished and finished to a very high standard superb room. Decor lovely clean and bright, TV on wall large enough to see and able to manoeuvre on wall mount. Staff really friendly and helpful, nothing too much trouble. Food in restaurant good if a little pricey. Would stay here again most definitely

The hotel is located in a nice area, though when we were there, there was a lot of road work going on and many detours, making it difficult to find. The restaurant was very disappointing. Food was not tasty and it was a bit overpriced compared to others in the area. The room was adequate. Found the mattress not very comfortable. Nice bathroom.

We stayed last weekend after attending a family wedding in the hotel on Saturday. The ceremony took place outside in beautiful sheltered gardens and was followed by a lovely meal and dancing in the function suite. Throughout the day the staff were very attentive, helpful and friendly especially to a disabled family member who was attending the wedding but not a resident. We stayed in one of the garden studios, room 14 and it was fantastic. The only one fault we found was there was no milk in the tea tray in our room. Breakfast was good, we weren't hurried out for them to set up lunch and nothing was too much trouble. Overall I would highly recommend this hotel.

A staying for long weekend, breakfast services slow, staff seemed to not understand our wishes, all family tables unhappy with service and attitudes. , unfortunately some people do not understand that customer is always KING No matter what,that is if we want to stay In business.. High tea, Afternoon tea, means just that not crusted sandwiches on plates, dey !!!! no thought whatsoever! Very disappointed , shudder to think what they would have been like an hour and half later when they should have been served,!!!!!, timetable gone haywire !n!
