Exceptional reception staff, Karen was very helpful and is an asset for the hotel. Restaurant was great value, with large meals. Would stay here again. Free transport to McDonald Stadium was an added benefit.

Reception is through the post office and the staff were friendly and helpful from the minute you arrive. Rooms are clean and considering it is part of the pub, it is quite quiet. We had come for a friends birthday celebration in the pub so ideally situated for us with the pub closing at midnight. Would highly recommend it.

I recently stayed here for 10 nights while my husband was having surgery nearby in John Hunter Hospital. I could not have been made to feel more welcome and comfortable. Karen the Manager welcomed me and called to check on me & organise room service for my dinner . She & the rest of the staff made me feel at home during a very stressful time. Even though there was music on the weekends the sound proofing was good & did not disturb me. My bed was very comfortable & Housekeeping kept my room spotless & topped up with fresh towels & amenities. I don't usually eat pub food but the steak was great & very handy to have an onsite restaurant. Great coffee shop nearby as well as pharmacy, doctor , boutique . Everything is close by just a 5 minute drive to Kotara Westfield Shopping Mall and 10 minutes from town . I can't thank the staff enough and would definitely stay here again, hopefully under better circumstances next time .

No one at reception when we arrived, the bar staff from the pub next door handle the check in. Entry cards did not open the main door, or the hotel room. Had to call reception multiple times to get this sorted. When we eventually got into another room it smelled like sewage & the shower was dirty.

This listing presents itself as a motel but it is a hotel. I was there on a weekend night and could not sleep. The music gradually got louder and the whole room was vibrating. Do not stay here if you need a good night sleep!!!!! Car parking is inadequate, I was told to park on the street even though I booked parking.

This place is fine for a short stay. It's attached to a pub and there is a bakery and coffee shop just up the road. The bed was horrid but it was clean enough. The pub restaurant was convenient, especially during these COVID times.

Hotel above a pub was a concern but after reading others reviews though a would give it a try , i arrived about 9 pm which was a bit later than usual for me, the kitchen closed and nothing else close by to eat. Checked in first at the bar which was different and then escorted to the post office counter, different but they where organised. Room clean enough and the towels and shower good too. Breakfast good and quick even though it was busy.

We took advantage of the 'Indulgence Package' which was $135 for room, breakfast, free mini bar and snack bag on arrival. The rooms are decorated modern, clean, large flat screen TV, no noise from the road or the pub underneath, check in was easy and staff friendly and helpful.

We found our 6 nights at Blackbutt Inn to be ideal for staying near to family while in Newcastle. The hotel provided a comfortable bed, a bathroom where everything worked well, helpful staff and parking under the building was possible. A bonus was proximity to the wonderful patissierie "Euro"!

Room was small but spotless, not much of a view but we were only there for one night. Check in was in the local newsagent next door.There was a cafe nearby too for good food. Bistro in the pub was great as well. I had the Boscaiola which was brilliant, my partner had the seafood sampler which was ok but not crispy/crunchy enough for him.

I was nervous about booking my friend into a room above a pub but we were really surprised about how quiet it was and how comfortable the room was. It's perfectly suitable for when you literally just need a room when visiting friends or on a work trip in the area. Free parking across the road if you were happy to base yourself out of the CBD

Reliable, competitively priced, handy to facilities with the little shopping centre near by. We stay here regularly and we wouldn't want to go anywhere else. It's in the suburbs which is no bad thing for us. When the renovations are complete and the downstairs carpark is empty again it will be the perfect hotel.

Stayed one night on Saturday 16th February. Its not your typical Best Western, the hotel rooms are above a very busy and noisy hotel in the suburbs. Parking and reception are hard to find, could be just the unusual layout of this hotel. The room layout made the area small with twin beds in there, guess its from renovating an old hotel. They had music one level down in the bar which we could hear in our room above, couldn't get to sleep until it finished about 1am. Gotta be better places around to stay at $130 a night. Definitely not what we expected from Best Western.

Spent 2 nights over the weekend and was more than satisfied with everything. After checking in via the newsagent I had a little trouble working out how the lift worked. The young lady behind the counter could not have been more helpful or pleasant. Worth her wait in gold. The room was large and the bed comfortable. Would definitely stay again!

I usually don't like staying at pubs but because the hotel was the best western i gave it a chance. This hotel is great, its cheap, the rooms are very good for the price and are on the same standard as the 4 * hotels around the area. When having difficulty finding accommodation at holiday time, passing through Newcastle, it was a bonus to find the Best Western Blackbutt Inn. The room was clean and adequate. The restaurant far exceeded expectations for a "pub". Add to this a very reasonable price - a great find!

In the same block as the motel, there was a take away shop, corner store, chemist, pub, bottleshop, news agency , even a florist. What else do u need. Can't wait to go back

Prebooked a one night stay and would stay here again. Location is easy to get to and the check in was good with very friendly and helpful staff. There is a quick 5 min parking for check-in guests right at the door. Car parking is provided behind the hotel in a compound, it's a bit tight but was clean and closeby. Access to all levels can be via a lift, or you can walk downstairs. Room was great, very comfortable with an ample sized bathroom. Good TV and air con. Pub downstairs had a good selection of meal and the staff were great.

I know, its my fault , but i expected a bit more hotel than a pub in saying that , our room was spotlessly clean and had everything we needed But We had to go through a crowded public bar to get to dining area to reach a a full noisy pub eatery Our car was parked overnight in an unlocked remote car park some distance from supervision Breakfast was at a few tables in the public bar Gee I know it sounds a bit snobby, and I dont mean to be, but it just wasnt what I expected and not really worth the $150 we paid for the night

We had a quick stay here and was very impressed. Was great value for us as we took the option that cast a little more than the base price but it included a $60 dinner voucher. The room was very clean tidy and comfortable. The staff were friendly and lastly the food was so yummy. Considering the room was about a hotel on a very busy Saturday night very little noise came up to the room.

We stayed for 2 nights in Newcastle and booked 2 rooms (a double for the kids and another one for us). Overall a nice clean hotel with a very decent breakfast. It's 5 minutes away from the reserve and the Westfield mall in Kotara (and about 10 minutes to the Newcastle CBD) so quite convenient. Room was clean, with adequate amenities. Certainly great for the price. The WiFi was great which was an added bonus. My only comments would be that hallway noise filters through the rooms quite easily (we were woken up by the cleaning staff chatting) and that the bathrooms could use a good scrubbing. We didn't really hear a lot of noise from the pub downstairs to be honest (as per the other reviews). Staff at reception and restaurant were great, mighty friendly. Wouldn't hesitate to stay here overnight again next time.

We were quite surprised at how quiet the room was. Being above a Hotel we thought we would be kept up - you can hear a little bit but it wasn't disruptive. Room was simple and nice. Bed had dirt through it which we had to clean off but the bed was super comfy - as were the pillows. A normal water bottle didn't fit under the tap, neither did the kettle. Made having a coffee a bit of a task. Internet speed was ridiculously slow via wifi. Couldn't load an internet page. Overall, we were impressed with the room and would stay again.

The room was well appointed and comfortable, but that is where the good part finishes. Firstly upon arrival, there is no sign to indicate the Local Pub had upgraded its status to a Best Western Motel. Its on a busy corner, with very limited parking. No indication that the "reception" is actually in the newsagents next door. Then parking is at the rear, enter from a small street 50 metres away. From the rear, entry is via the hotel storage area, where there are two signs saying Reception, one of which leads you to a locked door. The "restaurant". What a joke, just a pub dining area, pretty average pub meal, but the "best part" is yet to come. Being a pub, there has to be the meat raffle, complete with excessively loud announcements of the winning numbers. Just how Best Western would allow their usually ... Indicitave of good accomadation ... Name to be associated with this type of place is a mystery to me.

This is the place to stay if your either visiting or having a partner staying at John Hunter Hospital which is just up the road. Excellent clean rooms with good housekeeping services at a good price. Also has a not only good but well priced resteraunt and bar. Very handy to local shops where all your extras can be purchased. As far as staff goes all are extremely helpfull and efficient.

Due to urgently needing to vacate a Air BNB due to mice, we (husband, daughter, son in law and 18 month old granddaughter) were suddenly trying to find accomodation at 8pm for 2 nights. My son in law found the Blackbutt Inn. I saw to say when we pulled up I was concerned if it would be ok for us, particularly travelling with a toddler, as it was over a sports bar. But we didn't need to worry, we were pleasantly surprised. The check in was quick, secure parking was easily accessabile out the back, our rooms on the second floor were modern and ultra clean, and no mice! We did have an air con problem, but staff were quick to attend to this. We found the staff here really friendly and helpful. We had breakfast downstairs each morning and this was wonderful. There is a climbing gym there which our granddaughter loved. Our rooms were 25 and 26, but due to the double glazing on the windows, we heard no noise from the bars or street. We would definitely recommend the Blackbutt Inn to stay at. Don't be deceived by the outside and the fact it is over a sports bar. It was great!

Room smelled of cigarettes and fried food, even though it was a non-smoking room, why do people insist on smoking inside hotel rooms and ruining everyone elses experience.. yuck! The air-con didn't work properly and was blowing warm air all night. Not much around the area at night. Drive 5 mins to Westfield Kotara for the cinemas and rooftop dining restaurants At least the bed was comfy and staff were nice

We were committed to a business trip and left booking accommodation far too long. We don't normally (ever) do pub stays, but all our regular options were booked out or too exey. We booked the Blackbutt Inn, knowing that at least we wouldn't be sleeping in a car. Location was close to perfect, being close to where we needed to be, but with all sorts of small shops within 50 metres, and restaurants and bars within the property (duh, it is a pub after all), the convenience factor was way up there. Big tick just on driving in to the carpark. Room was not large, but had everything we needed. The bed was, in fact, more comfortable than our own - another big and very unexpected tick. I don't have the best back in the world so bed quality is a big factor is getting a decent night's sleep and surviving the next day without pain killers. Food was a real plus. We had one dinner and two really good breakfasts on site. All meals we chose had very generous helpings and were delicious and affordable. In fact the breakfast was so generous in the bacon department that the next morning we had one plate with none - and just shared the overfull bacon supply between us. There was still enough to satisfy us. We had reservations about noise from the band on Saturday night, but we needn't have worried. The music shut down before we went to bed, so while we could hear it in the background, it really didn't annoy us. A hint for travellers with lots of luggage. There are two carparks: one across the road and one under the building. The one under is a bit tight, but less distance to carry bags, especially in wet weather. The other carpark is quite big. On checking in we would suggest parking close first and using the bigger external carpark later during your stay. Overall, we were very happy with the stay and would recommend it to others.

I have stayed at the Best Western Blackbutt several times and have always enjoyed it. The rooms are large, basic and clean and most importantly, peaceful. Situated at the Blackbutt Inn, the pub is friendly and has great food which you can take back to your room or enjoy in the restaurant or beer garden. This hotel is the closest to John Hunter Hospital, which only takes 5 mins in a car or taxi. The local shops around the Inn are all high quality, and we never miss a visit to Euro bakery for some of the yummiest cakes and slices.

My friend and i stayed at this hotel to attend Raffertys Coastal Run. The price was really good so thought it was good for one night. We arrived and could barely see the sign as it was late to then realise the hotel was attached to a pub-which had a live band playing. Normally i would be beyond happy with this but as we needed an early night(and we were doing dry july), it was a bit of a let down. We were then give a room right above the pub which was also dissapointing. If ur in newcastle to party, great spot.... But not family friendly. On the up side, the staff was really great.

To attend a medical appointment at John Hunter Hospital, I travelled with my daughter and 9 month grand-daughter the day before. After a 4 hour drive it was important for the baby to be able to play on the floor and I'm pleased to say the carpet was lovely and clean. We ordered dinner from the bistro which was very reasonably priced and provided a lot of choice as well as daily specials. This was enjoyed as room service which again suited our youngest family member. The reception staff were very friendly and so helpful when I needed to locate a pharmacy in the late afternoon in a Sunday. If further treatments are required I would be very happy to stay here again.

Didn't know this place was above a restaurant and bar. I checked in late at night so it was good that they have a 24 hour check in time which was perfect for me. I stayed 3 nights on Queens bday long weekend. Checked in on the friday night and was hoping for a early night after a long congested drive from Sydney but unfortunately the band was playing til 1130pm. It was quite noisy from my room (room 16) so I had to wait til 1130 before I could get to sleep. Other than the band playing on both friday and saturday night (couldn't sleep early after a long day at work), it was a good room with room service every day. Fresh towels, shampoo + hair dryer + coffee/tea making facilities. A toaster + kettle + fridge, everything you need in a small motel room! Their customer service was great, I requested an extra blanket the next morning and they gave one to me and also fixed the heater to make the room warmer. I also got a special offer where I could get free Continental breakfast, See picture! (it was really filling and valued for the money) Parking was at the back of the motel, you needed to use the lift and your room card to get to either the reception/bar/carpark/room Free wifi too! Great for me since I was a business traveler

Once again Troy and Fi at the Blackbutt Best Western looked after me on a Go Kart weekend at the Newcastle Kart Club. The rooms are always clean and tidy. The staff friendly and the Bistro is the hub of the local community with it always being very busy. You can book fro a party and can accommodate large groups by booking well in advance. Troy showed me the latest smart TV's which are going to installed into the rooms over the coming weeks. The team at the Blackbutt are always looking to change it up and keep it fresh and modern and the pub is always busy.

We booked last minute as family member had emergency surgery at John Hunter hospital. Staff were extremely helpful and let us into our room early as we had been up all night with no sleep. Rooms small but everything was clean and well presented. All the normal extras - coffee making facilities, bar fridge, iron and board etc. Ended up staying two nights. The second one was Friday night. Heard the band in our room but we're too tired to care. Wasn't super loud. Hardly any road noise. Would definitely recommend especially for anyone needing to be close to the hospital.

Our house was being recarpeted and furniture removed so an alternative nights accommodation required. No shortage of options but where to stay. Knew a good band was playing at the blackbutt hotel and that their accommodation was relatively recently renovated and well priced made it a pragmatic decision. Booked over the phone got direction to the rear entry car park off a side street (glad we were locals). Parking was fine and a lift was available though it opened with "wall to wall" family (their restaurant is very family friendly) that meant it was a short wait till the lift was available though the stair where easily accessible. The signage for reception seemed strange as you would no sooner come into a hallway only to find more signage directing you further. An experience that was more to come of. Reception is also a bottleo come newsagent, I think, is the description. A pub's version of a multiuse room maybe. Reception was ok with directions back to the lift or rooms quite complicated. The accommodation, like the reception and pub, has become a rabbit warren or maze of hallways, doorways and stairwells. I assume that has maximised their accommodation or facilities but boy it can be confusing. We had requested a quiet room as I wasn't planning to stay to listen to the band all evening and didn't want to hear them in my room so they gave us a room furthest away from the band. I was thinking pub accommodation when we arrived but this was a pleasant surprise. Very comfortable, well set out, quiet, (only sound I heard was room doors closing). Had we booked earlier we could have had a king size bed. also had adequate ensuite, TV, bar fridge etc. The band was great, food ok, accommodation pleasing even with the TV that didn't work (being replaced and didn't chase it up anyway) but didn't matter. Would probably stay there again

There was a bit of a stuff around and as they got a new system my booking was deleted. To fix this problem they booked us another hotel which was more pricey but they insisted they pay the difference. Impressed with the service. Thank you, recommend this hotel :)

Has good dining and bar facilities and staff are very friendly. Rooms tidy and fresh, I will be back for my next business trip. It's very handy to Newcastle suburbs which is where I am working. Food at the restaurant was very good value.

Let me first say that I expected a motel, not a hotel, as I associate Best Western with motel type accommodation but this is definitely a hotel. My partner had to go to Newcastle Private Hospital for heart surgery so this motel was very close. I mentioned this when I booked but luckily I'm not superstitious as they gave me Room 13. The room was the smallest room I had ever seen, with a "v" shaping indent for the TV/TV unit, which also allowed access to one side of the bed. The parking, whilst fine, was a short walk away from the accommodation. The window was a fixed one so I needed the air conditioner on the whole time. When I left in the morning, the cleaning trolleys were outside my door which made walking passed them with my small overnight bag a bit difficult. I could have complained but I was rather exhausted after spending the day at the hospital hoping the surgery was fine. On the up side, the bathroom was a good size, the bed was comfortable and the $10.50 steak was excellent. Luckily another guest on Trip advisor had mentioned that it was a bit difficult to find, (with which I agree) but I then knew what to look for! The room photos showed great rooms but perhaps I was just unlucky with the allocated room. To me, for $128 a night, I did expect much better. We had to return to the hospital the following week for round two surgery but I chose to drive home and back again the next day (about a 2 hour each way trip) rather than risk a similar experience. If you choose to stay here, make sure you DON'T get room 13.

Stay was horrible. Came back late at night to the hotel after a concert, only to find bugs everywhere. Running up the walls, a couple in the bed when we pulled back the sheets, behind furniture. Tried to ring the front desk, no answer, tried to walk down to the front desk, only to find it closed and the lights off. (It's supposed to be a 24 hour front desk). So there was nothing we could do. We didn't get much sleep that night. The other guests were loud and there was a lot of shouting and banging at around 2 - 3 am. The room was dirty too, apart from the bug problem, it needed a good vacuum and there were hairs from a previous guest in the bed. The room also smelt very musty and there were squished bugs on the walls that were there before the ones we added. We complained upon checkout and there was no recompense offered. We still paid full price for the room. We were promised an email from management that never came. We will never go there again.

I live in the next street but I stayed here because my floors were being sanded. I wondered if it would be good for overflow guests. It is part of the Blackbutt Hotel which is a popular family destination in this suburb of Newcastle. The restaurant has good specials and a children's playgym. It's about 10 minutes drive from the coast. The room was very quiet, the bed comfortable and the bathroom clean and modern. The staff are exceptionally friendly. I think this is good value and I would use it for overflow guests in future. It would be good if you had someone in John Hunter Hospital too. There is a very nice coffee shop in the shopping strip and it is close to Blackbutt Reserve which is a hilly woodland which is good for exercise. Different areas of the reserve have playgrounds and animals for kids.

Stayed here for one night during January. It took a bit of finding as I did not realise it was a part of the hotel, ended up driving past it twice. We checked in downstairs at the convenience store and I was a bit worried about what I had booked for the night. Once going up stairs and found our room I was completely wrong about this being "pub style" accommodation. The room was very clean, enough room for the 2 of us and had free WIFI. As the day/evening went on, I went on to discover that the people of Blackbutt are very friendly and social, compared to the stereotypical big city tag. The room was very quiet and the bed was super comfy. I would 100% recommend this place to friends and family and if in the area I would stay here again.

We stayed here for four nights recently, and the room, though small, was clean and neat. The hotel was really quiet, which was something I was concerned about with staying at a hotel/motel. It rained the whole time we were there, and the car park was outside at the back of the hotel, but that was something that could not be helped. The hotel provided good pub grub, but the prices were a bit over the top. Would most likely stay here again as it was easy to drive to Westfield, or Charlestown shopping centres where there were cinemas and food outlets.

We stopped in here on our way to Sydney after a long day driving from Brisbane. We booked on the road and set the GPS to take us there. We actually drove past it the first time because all we saw was a funky looking pub. It wasn't until we turned around and drove back past that we saw a small sign above one door. But that is the only negative thing I can say about this property. Clean, quiet and modern. The rooms are very comfortable and great value for money. The restaurant was modern with a great menu and fantastic service. All the staff were friendly and professional. The bar area used in the morning for breakfast is very clean, relaxed and airy. We had no problem with parking and would definitely stay here again without question.

Spent one night here and really can't fault it. Granted, if you were staying for a longer period, then this probably wouldn't be the place, but for one night, it was perfect for our requirements. Staff all very friendly and the food in the restaurant was of a high quality.

Warm welcome on check in. A very friendly hotel that has a great atmosphere.Cold beer. Good dinning facilities. Adequate accommodation that was comfortable & clean & safe.Being a light sleeper myself found it very quiet.Fenced car park.Convenience store,newsagent & post office just a few doors away. Overall reasonably priced & easy to negotiate.

Stayed in a queen room for 1 night on a Saturday. Very clean room, all your essentials supplied, Foxtel, great bathroom. Cant hear noise from pub downstairs. Great place for a drink/watch footy in the pub downstairs. Had live music playing. Was very disappointed in the bistro downstairs food wasn't great. That would be my only complaint about the stay.

Good central location and friendly helpful staff. We were there for a function; Restuarant area was extremely busy and noisy but food was OK (I could not eat my mussels - did not taste real good) Bar was enjoyable. Accommodation in a family room was disappointing; 2nd room had bunk beds, no bathroom no TV or no heater ..... a bit tough on the poor mother-in-law. Only had coffee and cups for 2 people ........... would stay there again (but only as a "couple")

Im guessing the pub has sold the rooms off to best western so the rooms are nice for a pub hotel. Breakfeat is cook to order and the dinner is amazing. Close to everything in Newcastle. Highly recommended. The pub staff are friendly

The rooms are basic but clean and in good condition. The only reason we stayed here was because we had a voucher otherwise for $140 a night sans breakfast we would definitely have tried somewhere else. A full price for what it is
