"Shocking unhelpful management"

Dreadful management and unhelpful staff. We had to cancel our booking at short notice as daughter was taken very ill. Hotel refused refund saying it was one of their busiest days so would not reimburse us although they had 14 rooms still available. This has added to the stress of our daughter. Shocking customer service

The hotel is changing into Marco Pierre White hotel soon and it's obvious the staff have lost care for the place. Health hazards including blood on the tap, a dirty toilet, and hairs on the sink and bath. Mould growing in the rooms. Cobwebs everywhere. I have complained to Best Western and the only offer I received was 20% off a future stay. I paid a £60 cleaning fee for two dogs for two nights!

A very disappointing stay at the Brook Hotel after staying there previously, We checked in and went to our freezing cold room, realized the radiator was leaking all on the carpet and reported this straight away, but this could not be fixed, so moved to our second room which was very run down and dirty, curtains broken and ripped and mould on the windows, carpet very stained , half the light bulbs not working, walls in a terrible state, and windows broken and nails holding the windows shut, broken unsafe table, We had no hot water all weekend its a total disgrace that you pay good money for a clean , warm , well serviced room and this should be what you get, but no not with this Hotel ! it's too much for them to provide!! We will never stay here again with the bad management who are running this Hotel , they are providing sub standard Hotel accommodation , so do not waste your money, as we asked for a refund, but the management are so poor and don't respond back to their customers, Best Western should remove this Hotel from their list of Hotels

Third visit visiting family in the area come back as we liked it but doubt we will be back again, made to feel uncomfortable dirty room only saving grace was the lady in the bar as ever always friendly cheerful and great service as for the room dirty and tired moved rooms whilst this was better dust was unreal and mould in the bathroom not acceptable also the limescale in the loo oh dear 3rd visit doubt it will be a 4th and a complaint will be going into head office tomorrow

Hotel very tired and in need of refurbishment. Units in bedroom dusty. Mould on bathroom ceiling and stained mastic on bath. Window stays open by piece of wood propping it open. Carpet stained in room. Didn't want to chance eating there. Very disappointed. Pictures on website misleading.

I find it hard to believe that health and safety have not condemned this hotel. We stayed on a cold January night and the heating was so inefficient that we had to put our overcoats on the bed to keep warm. The window frames were shocking, filthy with mould and rotten. The chandelier was filthy. I have emailed Best western twice to seek a refund but no response. I have asked management to inspect the hotel, in our view it would not achieve 1 * grading. Come on Best Western treat your customers with respect.

Just don't go there. the food is poor and cheep Iceland deep fried chicken dippers and chips. although. I must say that Kelly who works in the bar and Restaurant was fantastic. she works hard and is a star. the bedding was full of short black hairs. the windows rattled when a car past . you are probably able to score some marijuana there as it stunk of skunk. if you hate life stay here. its only a short walk to the docks where you can end it all.

Quite old building as other reviews have said however that was not the issue. We didn't mind having a plug in heater in front of the radiator, but the bathroom had lots of mould and dirty around the shower area, one of the supposedly clean towels had a blue mark on it like someone had wiped toothpaste off their mouth (not one of us) also the glasses with the tea and coffee making facilities were literally stuck to the tray they were placed on. This is down to the cleaning of the hotel and not the age of the hotel, won't be staying again

I had a long weekend off work so decided to spend it in Felixstowe which isn't too far from me at the Best Western Brook Hotel. This hotel has some pretty dodgy reviews online so I was a little bit worried about what I might encounter. It's nowhere near as bad as portrayed. Not perfect but then I didn't pay a fortune so I can't complain anyway. The good; parking at the front of the hotel, my room was large as was my bed and fairly comfortable. Plenty of tea bags coffee sachets and a decent kettle were appreciated. They cooked a decent breakfast and the hotel has a large bar with big screen t.v and Sky Sports. The downside; my room was right above the bar so there was plenty of noise from downstairs. Single glazed windows in room. When the heating went off it was cold. Lime scale around the bath on the tiles was a bit dirty and unsightly. On the whole though a decent stay.

Enjoyable stay ,ideal location near to beach area and shop walk to town .Lovely hotel ,bar area nice ,polite staff .Hazel.as always delightful team player .Stayed in room 102 .Warm plenty of room .Bathroom was cold as no heating.

The staff were so good especially Hazel at the bar. The room was clean and spacious, duvets were lovely. Booking in was very easy and quick. The staff were never to busy to answer questions about buses and the local area.

great location near seafront and town centre which a both a matter of minutes walk away. hotel itself is nice but on my stay for some reason the restaurant was only open for breakfast so other meals had to be from the bar menu in the bar. had lunch which was lovely but didnt get to order an evening meal as the bar was busy and i left after waiting nearly 20 minutes. room was good size but black mould in the bathroom and mould on the curtains in the main room and dust webs all over showed it wasnt cleaned regularly

Just returned me and my partner had a lovely stay here the room are dated but we'll worth the money how room was massive the staff are very helpful but a big thanks to Kelly she sorted out for us to stay a extra night and stay in the same room when the other lady on reception the day before didn't want to entertain us having the same room also Kelly husband is the chef and we had one of the best Sunday carvery ever it a must when you stay the hotel is family run and the owner is so friendly it 5min to the sea front and a few min walk to the town the room are going to a make over in the next 8 week the owner told us all I can say is if your looking for the Ritz then pay £300 a night but the money we'll paid we was both so happy hope to see you all again soon Chris and Claire

This hotel is very basic and the room I stayed in was dirty, poorly maintained (torn net curtain, dusty, stained carpets, unclean shower, mould on window etc) and basic. Not worth the money charged. Most of the staff seemed uninterested and the customer service was poor. On the positive, the location was good, however I wouldn't recommend this hotel due to it being very basic and unfriendly.

Fantastic stay and was able to have my sausage dog in the room, dogs are not allowed in the bar restaurant area but we were not eating in anyway. Clean, quiet and extremely reasonable priced- will stay again!

A beautiful room an amazing bed and lovely bath and shower. Breakfast was faultless and the staff where lovely.will definitely stay again not even 5 minutes from the beach and we could see the sea from our room.

This hotel needs a full refurbishment, it is not not very clean and dated. On arrival was sand in the corridor outside the room, it was still there two days later when leaving. The walls are paper thin and you can hear everything in the room next door. The show needed a good clean, rhe show head needed descaling. The net curtain was ripped.

I booked a "family room "for my friend, myself and my dog ( a double bed and a single bed) and paid £108 plus extra £15 for my dog ..the pictures were lovely of the room and bathroom, but on entering the room i was given, i was gutted, it was shabby, dirty, dull, only 2 single beds and 1* bathroom.. i felt i paid extra for my dog to get a (£123 for the night) lower graded" double room." not what i paid for and felt insulted and disappointed as it was supposed to be a special birthday treat. So please don't take your dog and pay extra as you will seen a crappy very expensive 1* room and mouldy bathroom and not the pleasant modern rooms you see online. never will i be insulted again and go there I kept the awful pictures i took.. to let my friends see what £123 buys, i did speak to the lady on reception, she said because there was only two adults not more, this room was suitable, and although i paid for a "Family room" it Wasn't what i expected or deserved.. i believe the receptionist was embarrassed by the room but offered no help. Please avoid

Avoid this hotel like the plague. Room was filthy - visible dust on the tops of the curtains, torn roller blind in bathroom, sagging mattress, filthy carpet, dust everywhere. Overall a very tired hotel that is in desperate need of a refurbishment. Save your money and stay at the Premier Inn - cheaper and far superior.

We stayed at the Brook Hotel (part of the Best Western Group) for 3 nights in July 2023. We chose this hotel due to our previous good experiences in Best Western hotels, it advertised a restaurant with a carvery each night plus an a la carte menu. Our first disappointment came as we booked in - we were then told that the carvery was Sundays only, and the a la carte menu was nothing more than bar meals of the "out of the freezer, into the microwave, on to the plate" type which were only served in the bar (although we were offered to dine in a function room next to the bar). This in my view amounts to nothing less than mis-representation on a large scale. Our room on the first floor (no lift) was basic to say the least and was well overdue for refurbishment and the bathroom was dark, forbidding, and quite dirty, the sink was useless due to a plug malfunction - this was reported next morning to a young man at reception who promised to personally see to it on the same day - nothing happened and when we left 2 days later it still had not been fixed. The toilet was stained and it obviously not been properly cleaned for some time. The twin beds however seemed clean and were quite comfortable, and a fan was in the room (a thoughtful touch} which was well used throughout our stay. The person responsible for room cleaning did not seem to think that basic dusting was part of there job, and I did not appreciate my wife having to dust the room. It was so bad that she took the dust on a tissue down to reception to complain but a shift manager was not available. The hotel advertised a car park - there was no proper car park, just a very wide pavement down one side of the building which cars could be pulled onto. This provided about 10 spaces some of which were taken by the staff, if you go out for the evening don't expect your parking place still to be there when you return and start touring around the local streets looking for a place to park. The whole place looked like something out of the Fifties and was stupidly understaffed - each member of staff seemed to have 2 or 3 separate jobs. An example being that just one staff member was responsible for serving breakfast and at the same time manning reception, this meant that if anyone came into reception breakfast service ceased until they been dealt with. By the same token in the evening just one person in the the bar served both drinks and meals so one is either waiting for a drink or for a meal. However the staff seemed to cope with this heroically keeping, cheerful and helpful - in fact the staff were one of the few good points and a special mention for Hazel who was unfailingly helpful and pleasant - she also did an excellent job of defending the undefendable. The shift manager was never available when required, so we left the place wondering if there even was one. The one other bright spot was the breakfast, it was each day unexpectedly good - well cooked, hot, and delivered to your table. But overall, despite the best efforts of the staff, the hotel is poor and does not meet the standards of other hotels in the group - in fact Best Western should look seriously at this place as it lets the group down badly. I am aware that all the hotels in the group are privately owned, but some minimum standard needs to be maintained.

This hotel is very tired. My partner and I stayed one night here in order to visit family. We had to pay a surcharge for our dog as apparently the room would require extra cleaning. However the cleaning left much to be desired. Stains on furniture and curtains. Dust so thick you could inscribe your name in it. Previous occupants toothpaste on the sink, lipstick on the bath ,Bathroom blind ripped and mildew on the tiles. Utterly disgusting. Don't waste your money here and stay elsewhere.

Words fail me. Stay well clear especially if you have a dog. Dog friendly My Arse. Camping is cheaper without any patronising staff who quite frankly i wouldn't trust any of them. I would definitely not recommend and would advise everyone to go anywhere else. AVIOD THIS FILTHY DIRTY HOTEL LIKE THE PLAGUE

Nice old-fashioned hotel, a large room with plenty of storage. The location is good a short walk to the beach and town centre. Breakfast on our stay was included and very well cooked and the service was excellent.

Hotel needs time and money spent on it. So very, very dissapointed with my stay there. Room 222 has frosted windows that you cannot see out of and when you try to open them up to ease the claustrophobic feel that the room has, the sash windows fall straight back down again! Small step up into bathroom has black/yellow tape along it, no problem during day when you can see its gastly appearance but if you're up during the night, you can't see tape and ouch!! Too late, you've just tripped/crushed your toes!! No grip on bath surface and no shower mat provided either, so taking a shower proved to be very slippy, dangerous and nerve racking. If this was not enough, when I pulled shower curtain across, the aluminium bar it was hanging from, came out of its wall fixing and collapsed down into Bath. I requested a change of room but unfortunately there were none available. This Room clearly has not been risk assessed recently by Management/Owner.

We have been coming here for years but I'm sad to say things have gone down hill our room was comfy enough but the shower was a joke no pressure shower head clogged, the food from the bar menu is limited and the food is poor for the price. It's a shame I have to write this poor review just being honest. The place needs a revamp.

We stayed for one night. The reception area was nice and friendly. Hazel in the bar was friendly and helpful. the rooms were very basic! These are what let's the hotel down! Not very spacious Windows had mould growing on them curtains ripped no tea bags just 1 coffee sachet. bathroom shower curtain was disgusting and need replacing. breakfast was not very nice, full english tasted of vinaigrette and bacon looked liked it had been cooked at 8am when served at 9:30z however you def got what you paid for.

We chose this hotel as it is dog friendly and a short walk to the beach. Our room was ok, very creaky floorboards and the bed could have been more comfortable. The shower did not have much power to it and the bathroom wasn't in the best condition. Breakfast was good and the parking is handy.

Such a warm, welcoming hotel.very clean warm rooms with tea and coffee.pet friendly and our little dog in was made so welcome too with treats The breakfast was freshly prepared and delicious.The evening meal was fresh fish and pies were lovely.Highly recommend the Sunday carvery many choices The staff are all so friendly and helpful .They are like a family.Good value priced rooms too.Will definitely return.

A pleasant enough hotel with a good location. I had a suite which had a well appointed bathroom with double sink, up-market bath and excellent walk in shower. The main bedroom, however, had a very grubby carpet, and bedside tables that were too small with a weak bedside light. There was a big wardrobe but the interiors lights didn't work. My overall impression was the hotel lacked attention to detail and could have been so much better.

The website says free parking, but it doesn't state that there are only a few spaces which are first come, first served, and open to staff and bar customers too. I parked 500m away as double yellow lines in most places around the hotel. When booking the room, I stated that I would be bringing a dog and received a reply stating that this had been updated on my reservation, but was not told of an extra charge that was then applied at check in. I was over charged for the room in relation to the price advertised. The hotel has a busy and noisy bar which can be heard in the rooms. Lots of noisy guests passing the room, kept waking us up. Creaky floors everywhere. Smoking areas outside underneath the room windows. Thin quilts and single glazing meant for a cold night's (broken) sleep. Shower was very weak and had a shower curtain that sticks to you. Lots of mould around the seals of the shower screen.

We arrived at the hotel on a Friday 16th Sept (which was my birthday) We had asked for a lg bed and asked if there were plugs by the bed which the answer was yes-as my husband has breathing problems and uses a C Pap machine. This takes up a lot of room . When we got our room it only had a sm double which was disappointing but was only for 2 nights so we thought we could manage. Then when we went to plug in his machine found that they still had the old fashioned plug sockets that went out in the 1970s . I was furious went to reception and told the lady what had happened and asked to see a manager. Hours later she bought up an extension lead which was about 3ft long and not fit for purpose. Never did see a manager. My husband slept in a chair all night. We left the next morning . Sent a letter to head office it was passed to Felixstowe . Had a call from the manger who apologised and said he would give a full refund of £189 this included £30 for my dog. This didn't happen I only got £159 . So petty for a lg hotel . Never will return here

Very disappointing, tired and dated, dark, dingy room with no proper lights. Bathroom led to the roof, hot stuffy room, not safe leaving bathroom window open as travelling alone. Staff are very nice. Only nice area was the restaurant. The bed was very comfy.

This was possibly the dirtiest hotel I've ever stayed in. Rooms and corridors tired and dirty. Needs a massive overhaul and even Best Western have put it on their own website, saying it needs attention. The breakfast was very average and the bar when we went in had not even been cleaned from the previous people leaving rubbish under the tables. I've spent time in combat areas and would rather go back and stay in Afghanistan than stay here. Poor show Best Western

Good, efficient welcome at reception and excellent check-out. Very helpful re taxis. The location really makes this hotel. Near beach, promenade, gardens as well as shops and town centre. Rooms are comfortable if slightly dated. Pillows and mattress are quite hard. No air con (not an issue for me as plenty of windows to open). Breakfast was reasonable but badly let down by the coffee, which was kept in a thermos jug and left to stew. For almost £12 for breakfast I expect decent, freshly made coffee in either a pot or cafetiere. Excellent carvery on a Sunday and efficient service in the restaurant and bar. Would be a good idea to make it clearer on booking or at check-in that the restaurant is not open for an evening meal every day. It is quite deserted to walk around town at night looking for somewhere to eat.

The room is adequate, staff friendly and bed comfy. No problem there but the breakfast offered was extremely disappointing. I wasn't expecting much but seriously could the chef not source decent vegan/vegetarian sausages? Not these vegetable stuffed monstrosities from the 70s.

Very clean and tidy. . pets welcome in rooms but not restaurant or bar. Staff very helpful and friendly. Fantastic location. Only thing i had to moan about was the iron . .it was a travel iron and the ironing board cover needed a bit more padding ..

Stayed 12th - 13th August 2022. On arrival we were met with the receptionist who was friendly and professional. As we walked up the stairs to the room we noticed filthy skirting boards and broken radiator. On entry to the room we were happy with the size and layout., bedding looked clean. After looking around we realised how dirty the room and bathroom was. Net curtain had been burnt a few times with what looked like a cigarette. Hairs in the bath. Dirt on skirting boards all around room and bathroom. Rusty leak stain on bathroom floor from radiator. Daughter slept on sofa bed which we realised the next morning was completely ripped and had food down the sides. Alcohol and food quite overpriced. Breakfast was OK apart from flies landing on the pastries. Breakfast server was lovely. The proximity of hotel to beach and town is perfect. Such a shame it is let down by basic cleaning and decor.

This is a 3 star hotel at most. The location is fantastic but there is only off street parking for 5-6 cars. We had to drive around for a while to find a space. The photos are very deceiving. There were only 3 bar stools in the bar which was had a sad atmosphere, rude bar staff and damaged chairs. The rooms definitely need a deep clean and some TLC. We had 2 rooms next to each other - both bathrooms had mold around the tubs and the water pressure was terrible. There are lots of stains and dents on the walls and the general finish is poor. There is no Airco - just a cheap table fan. The outside of the opposite side of the building (not displayed in photos) looks very run-down with rotten window frames and loose bricks/tiles. It's quite disappointing, especially seeing the 4 star rating and the great location. Wouldn't stay again. Our room (218) also had a fire exit in the room?!!

Stayed here on Friday night, it is an owned property flying the Best Western banner however, single glazing metal framed windows, clear glass in the bathroom, room over looked by 5 others, no extraction in the bathroom, old noisy fan supplied, roller blinds so even with the windows open useless for air circulation, sea gulls like to wake guests at 04.45hrs as you would expect(double glazing would have been nice) carpet was filthy with stains everywhere. Could I speak to the Manager in the morning, I was told he was on the phone but I could send an email, being owner manager I would have thought he may have cared being in the hospitality trade, or cared to know his room we had was below standard expected of a Best Western Hotel

Stayed here for a second time but for 2 nights, lovely room, and small bar area very comfortable to sit in . Polite staff ,very quick to serve .Breakfast was very well cooked etc . Plenty of choice presented nice, hot and quickly .Room was very nice lovely shower too .Very reasonable cost of stay too .Will be back .

I have stayed at this hotel before. It is well located virtually in the town centre, the beach/promenade is only a few minutes walk away. Although town restaurants are not far away we chose to eat in the hotel restaurant (They had a carvery on) It was very good. Breakfast was also very good, it was served to us at our table, it was nice and hot. Only one gripe - lighting in the bathroom was a bit dim, so getting a close shave was difficult.

My husband and I ate at the restaurant today at 5pm.We chose the carvery option.The food was excellent,hot and tasty and perfectly cooked.Prices are reasonable and the staff were friendly .Would definitely recommend.

Stayed at the Brook Hotel a few weeks ago and found the place to be so welcoming. Stayed for 4 nights due to working close by near the docks. The room was clean and spacious with very comfy beds which was welcome due to travelling over 240 miles. The staff were all friendly and a special mention must go to Kelly, A northern girl who lit the place up with her smile and her charm. I have more work to carry out in Felixstowe and will certainly stay here again. The Thursday evening carvery is a must for anyone feeling hungry, it was fantastic and great value.

Pleasant room and breakfast, basics covered. Creaky floors and slamming doors all very audible in room, plus dripping bathroom tap, but slept ok. Good location for a short walk to the sea front. On the second night We were warned in advance about a party and music until midnight. The reality is you cannot sleep until after midnight on such occasions as the music is so loud, really they should discount the room. Rooms further from the event space may be better but ours sees to be directly above. We would stay in future as visit the area regularly to see family, and this is ok value and comfortable, meets our basic needs, but not if there is another party.

We visited Felixstowe and selected this Best Western Hotel. The staff are very friendly and keen to help. With the room being of a good size, having all the facilities one could want - Tea, Coffee, Water, Iron, Etc We visited the well stocked bar to enjoy a drink, speaking with the friendly staff Breakfast was hearty and enjoyed, offering lots of choice from continental to full English All enjoyed- highly recommended and when back in Felixstowe I will be staying here

Never stayed in Felixstowe Suffolk before so was a little worried that something would go wrong.It did. Phoned the Hotel the morning we were going to arrive just to make sure it was ground floor with our Therapy dog and was told yes.Got to the Hotel and was told 1st floor with our dog,no dogs allowed on ground floor.I was very upset but thought we'd try it,Next morning I told them I fell down the stairs and they went out of their way to get me an upgraded room on the ground at no extra cost.I have to say Shania on Reception could have done better to sort everything out.She deserves a pay rise or job as Manager of the Hotel,So if any of TripAdvisor readers are wanting to stay ask for shania.shes the best.

We booked one night .b and b package .We love the fact that this hotels accepts dogs .We were made so welcome including a treat for the dog The room was warm, comfortable and spotless .All the staff were like a family.So friendly and the breakfast and evening meal were so good.We loved the stay so much we booked an extra night.The location is so quiet but only a few minutes walk to the town or the beautiful beach.We had parking right outside the hotel too .we will definitely be returning.

Arrived at 7pm, had bite to eat, caught up on some emails and then had good nights sleep. What more could I ask for for £70 including breakfast. No fuss, no complaints

A really great hotel, friendly and very accommodating staff and in a great location to the town and seafront. We stayed here on our last night following our 5 day break in North Norfolk. We wanted to specifically stay in Felixstowe to meet up with friends, it was a bonus for us that the hotel has a few dog friendly rooms. We would not hesitate to book again when we visit Felixstowe next time. Would thoroughly recommend.

Stayed overnight Sunday 14-Nov. What really stood out was the level of care from staff. I arrived late evening and asked about food options. Irene suggested the carvery but I only needed a sandwich. The chef pulled a turkey sandwich and salad together with very little hassle. I proceeded to zap my room card, this was sorted in couple of minutes. In the morning Hazel was kind enough to check with the chef if there were ingredients I was intolerant to, in breakfast items. This was done with little fuss. Finally, fearing I'd zapped my card again, I stopped by reception. Elishea (hope I have her name right) who was on the phone to her manager immediately attended me. She said it was unlikely my phone would zap the card but re-enabled it just in case, to save me coming back. These things aren't difficult to do and maybe my standards are low...but the staff were just attentive enough to really make a difference to my stay. My colleagues stayed in another well known chain the area. While those hotels probably had newer facilities, they definitely didn't get the service I did. Thank you all!

The first Impression of the hotel was not good as immediately parking looked like a problem. Check-in took a while and I was refused a VAT receipt until check-out although I paid in full straight away. What a waste of my time. The reason that I paid in full at check-in was so that I didn't need to wait for it. I travel for work and I don't have time messing about waiting for invoice. WHAT A WASTE OF MY TIME. Asked receptionist about parking and the way it was explained was like, don't worry there are “hotel parking” round the corner by the entrance to the hotel bar on the side. I then went outside to have a look, it turned out it was just street parking, not what was just described as “hotel parking”. I was on business trip in the area and decided to book into this hotel because hotel advertised that they had free parking. Whilst there are some spaces on the front, the “hotel parking” described by receptionist are just anywhere anyone can find around the hotel. The hotel is in a residential area, so how likely am I going to find parking space closer to the hotel when I return late the next evening from business meeting? Room was fine but a bit dark especially in the bathroom. What I could not understand was, the room was clearly for disabled but the position of the shower head and the controls are positioned really high. I'm able bodied and of average height but I thought the whole shower thing was too high up even for me. I don't know how some disabled people would be able to use the shower without any help. Kettle was full of scale. It was started to get cold but the radiators did not switch on until 6am! What good does it do to have cold room during the night & the hotel started to heat the rooms when people are getting ready to go out? WiFi was intermittent. TV did not have all the channels AND was just faulty, kept doing the Audio Description once in a while, it was kind of scary as the Audio Descriptions were sudden AND in full blast every time. Not impressed.

Positives: The Staff are excellent; kind, friendly, helpful, positive & upbeat, both on the front desk and in the restaurant. The location is good for the town/seafront and in a quiet location. The beds are very comfy. Negatives: The Breakfast was very small (and no other options apart from the Full English) , one shrivelled piece of bacon, one hash brown, one sausage etc. It was cooked well but the ingredients were of a very low quality, about what you would expect in the most basic of greasy spoons; if you can't provide a buffet breakfast, then the option should be there to have a bigger breakfast. The bathroom is very dated and opposite other rooms who could see you on the loo or in the bath if you don't put down the blind and leave you in darkness. No milk/creamer with the complimentary tea/coffee, no water dispenser/vending machine for when you might want a cold drink in the night or after the bar is closed. The walls are very thin, you can hear conversation/coughing etc. very clearly. Overall, I would stay again if there was nothing else locally but it's not somewhere that I could recommend.

We stayed here as part of a wedding party so that we could enjoy a few drinks. The hotel looks really nice from the outside and we were greeted by friendly staff who checked us in efficiently. Our room must of been in the older part of the building and was quite small. The bathroom however was huge for a hotel room (nearly as big as the room itself) and had great natural light for doing make up. The toilet seat wobbled when you sat on it and you had to keep your finger pressed on a button to work the kettle which didn't seem quite right to me but in all the room was clean, comfortable and had hot and cold running water. There was no air conditioning but there was a fan on in the bedroom when we got there which was nice. The breakfast was delicious and seemed like it was all cooked fresh again with pleasant staff to help if needed. Overall the room was a little tired but had the essentials and was clean and comfortable. Fine for the price paid and for the purpose of staying for a wedding although if choosing a place to stay for a holiday there are other budget hotels that I would rate higher.

We stayed for one night as part of a road trip. The hotel is perfectly located for both the town and the beach (five minutes walk in either direction). The room was a good size and comfortable with a decent shower over the bath. The evening meal was very nice and the breakfast was good with plenty of choices. All the staff were very friendly and helpful in particular duty manager Bekii who made time to have a lovely chat with us. I would thoroughly recommend this hotel.

Booked a meal for 8 people, waited over an hour for cold poorly presented slop hidden under congealed gravey. Not the only ones to walk out and leave without eating tonight. Pleasant staff serving us who were embarrassed with what they had to present. A major let down and disappointment, avoid this place if you want anything edible.

Went for my wife's birthday with the family. All staff very friendly and accommodating of needs for ages of 3 years old to elderly members who struggle with mobility. Easily the best carvery I have had in Suffolk whilst also being very reasonably priced. Will definitely visit again.

Hotel is in a great location and very close to everything. Only issue we had was parking on the hotel front but this was sorted easily by parking on the turning next to the hotel.

I visit the Brook Hotel regularly, for food and drinks with friends. Bar staff as awesome as usual, but beer not so. About time they cleaned the pipes…. again. The customers should not need to remind the staff when the pipes need cleaning. It should be done once a week as a matter of course.

I have never stayed in such a shabby tired hotel. they still have crittle windows in the rooms. floors were realy grubby and bathroom looked like it had not been cleaned properly. there was no tv remote in the room when I spoke to the duty manager she told me I would have to do it manually, I told her this was not good enough to which she replied I will see what I can do. After a while of her not returning I went back to reception to find she had gone off shift, so this is what they think of their guests.

Stayed with my wife for our anniversary. Paid for an upgraded room (£97 a night )and was given a room in very poor state of repair. The wallpaper and paint was peeling off the walls. Large cracks in walls and dirty marks on wardrobe and walls as well as dampnpatches around windows. Unable to stand up in the show due to extremely low ceiling (I'm only 5' 7" ). Breakfast can only be described as a child's portion. Staff not interested in our issues or willing to offer any kind of resolution. Definitely never stay there again.

Hotel web site said dogs were alloweed but not inpublic areas. I asked for dogs to be removed from the restaurant (there were 4) . I was advised the hotel had changed its policy one week ago and that dogs were alllowed in all areas. This is disgusting, unhygienic and unsanitary. This completely spoilt the visit. and the web site should have been updated as I had known dogs were allowed everywhere I never would have booked this hotel. INternet very slow and did not allow for working. Staff friendly

Nice suite but lighting very poor no bright lights. Also accessible for disabled but for those needing a high toilet the toilet is very low. There's no safety handrail to use to get in and out of the shower. Shower slippery. Room and provisions very good otherwise.

Old hotel, tired rooms, paper thin walls and floors. Heavy doors that slam and shake walls. Not a place for a good nights sleep. We stayed for two nights in May 2021. First night was ruined by people in room directly above partying til 1am and management incapable of dealing with the situation and we ended up having to move rooms because they wouldn't stand up to the noisy guests. Felt completely let down and taken advantage of and no real sympathy from staff or willingness to admit they hadn't got this right. 2nd night was better but still disturbed by door slams and hearing voices through walls/floors. One highlight was breakfast. The hotel did cater well for us with our dietary requirements and food was hot and tasty.

We stayed in one of the huge rooms at the front of the hotel. The bedroom was very comfortable, with a nice little seating area and coffee table. The bathroom was functional at best, but I gather all the bathrooms are due to be modernised. The restaurant served simple but good quality meals, we particularly enjoyed the carvery. Breakfast is very good but, if you're a vegetarian, watch out for those horrible mushy vegetable croquette things that they'll serve you. I've marked the rooms as average because there were a couple of issues which should not have arisen (quickly resolved) and because the bathroom was behind the times.

A small group of family and special friends stayed at this hotel recently. Each and every room we had was beautifully clean, warm and comfortable. Mark the Manager is wonderful to work with in organising this family get together. Sticking strictly to Covid rules to keep us all safe. We had a meal in the evening, again sticking to Covid rules but not letting it detract from being a special occasion. The staff on the night Jay, Assistant Manager and sweet Caprice, they worked so hard to keep us all happy. The food was lovely, hot and delivered in good time. I am only sorry I could not eat it all, but everyone cleared their plates. I would recommend this hotel to everyone and anyone. If you want a hotel that looks after you this is the place. From the outside it looks nondescript, but inside the service is second to none. Close to the sea front too, you can walk down to the sea front and the shops from this hotel.

Wasn't able to get a good night's sleep either night and was not offered any discount when complained. Will be staying at Premier Inn next time. Also quite run down in room and no lift. This was a relatively cheap stay where we had two rooms. We had chosen the hotel chain based on a recent TV documentary showing the commitment from Best Western to bring locally owned hotel under their umbrella and allowing them to invest and provide a good consistent offer across the chain. Well this one did not quite meet the grade. The whole hotel could do with a makeover, including some additional training for staff to make them somewhat more welcoming to their guests. The ideal of a modcon had somewhat passed them by, although WiFi was mentioned but lacked the quality to maintain connectivity for the most simple of searches. The sink could do with a plunge as the water took a while to disperse and why would you provide power sockets that don't provide what it says on the tin. The court yard outside our room, accommodated smokers and didn't we know it as it waffed in to our room. Windows were required to be open as my was it HOT......

We visited this hotel back in september 2019 where the room was not good the shower and bath did not work and the heating was broke they did not advise us of this and we froze all night and then was given out of date food. We returned last night for a complementary stay because of this and was just as disappointed. The carvery was poor especially for the price room was ok not the same as you see on website the shower/bath I could just about fit in and stand up in. We then were given breakfast which was not good either and i certainly would not of paid the price they were asking. We also froze as room was cold and the duvet we had was paper thin. Will definitely not be going there again.

Came for an evening meal here mid week last week. Expected the carvery to be available but were told on arrival at the bar "There is no carvery tonight". Shame. Is this common practice? No problem we thought. Were shown the restaurant and bar menus, plenty of choice so we figured we'd all stay. Went through to the restaurant, were met by an empty room, and a member of staff asking us if we'd booked. I should mention here, that I had sent an email to the hotel about 2 weeks prior to our visit, asking to book a table for the evening PLUS to enquire about a comedy dinner evening coming up in May. Needless to say, i'm still awaiting a response! Were told about items not available on the menu, pretty much all vegan options were unavailable. Doesn't bother us as we aren't vegans, but just making an observation. What I was very surprised about was that we were not allowed to order across both menus. We couldn't have a starter from the bar menu and a main from the restaurant for example. I even offered to pay extra money to do this, but was met with an adamant but polite no. Surprised, as usually this trick works elsewhere, especially as we were the only party in the room (bar another couple) all evening. I did see a group of 4 women enter the hotel, look in the restaraunt, go to the bar, then leave all within 3 minutes. Missed opportunity maybe? They did also get the order wrong for one of us, but we didn't argue. Shame. Where looking forward to a carvery as i've heard good things, and there was no warning of it not being available. Shan't be returning in a hurry.

This hotel needs a major renovation. It's a bit drab, dated and shows a lack of maintenance. The service isn't much better. The carpeting through the hotel is majority in need of replacing, walls could use fresh paint and wall paper, the drapery is dated and the rooms smell a bit old. We had two rooms and in one of the rooms the front door would not open all the way and in the other room the door frame had chunks missing out of it, wires (I don't know what they belonged to) were sticking out and the floors were a bit noisy to walk on. Being a Best Western I thought the standards would have been a bit higher. The service was sub par and not very professional. During the evening a staff member knocked on one of our doors at around 10:00pm in error and the next morning around 9:30am another staff member knocked on our door - even though it had a do not disturb sign and they just wanted to make sure the room was occupied. Seemed very disorganized.

worst meal ever terrible service, the dinner consisted of less than a child size portion!! two small pieces of prosessed meat turkey apparently ,two roast potatoes,four sprouts,very fine diced carrotts u need a microscope to see!! ate the whole thing in two mins,the starter salmon parcel rock hard pastry salmon tasted on the turn so left it ...having travelled the world and been to many restaurants in my time ,without doubt the worst and at nearly £70 per head ,you are having a laugh mcdonalds would have been far better,value and filling ...............

I stayed for 3 nights, parking was no issue and the room was clean, comfortable and good a size. The hotel is a little tired in places and could do with some investment to smarten up and fix some minor issues, such as carpets in communal areas( stained), curtains and furnishing in rooms need a little TLC A bit of investment would then allow the Building match the enthusiasm and welcoming attitude of the staff. The staff are keen to make your stay a pleasant experience, and do a good job. Food in the bar is of a good standard, and the breakfast served in the morning is acceptable. I visited the bar a few times and I was pleasantly surprised by the welcome I received from the locals, and other guests. The bar itself is tastefully furnished and the prices are about right for the area. One member of staff, Kelly, serving in the bar really stood out for her excellent customer service. Her personality along with her professionalism really contributed to an enjoyable evening, although her choice of best Christmas song is debatable.......the Pogues every time, or Chris Rea!!! Would I stay again, yes, but it would be so much better if the owners could just fix some of the little niggles and invest in a potential excellent hotel and good staff.

Was looking forward to spending a night partying with work friends. This was advertised as Winter Wonderland........ false advertising... 3 trees that didn't even have lights on & that was all. I had to queue up to get my roast dinner from the carvery. Food very average. Luckily I had a great night with many laughs with my work friends. But Brook hotel, you should be embarrassed by your lack of decoration. Winter Wonderland it definitely isn't.

The Brook is a comfortable really close to the beach and the High Street in Felixstowe. The rooms are comfortable and there `s a friendly bar, also used by locals. We chose it because it was dog friendly and reasonably priced. Check the restaurant times though as it has specific hours.

I stayed at the Brook with my husband who had a business appointment in the Port. As I was recovering from a major operation I travelled with him as a day out. We booked a disabled room with walk-in shower en suite which was fine. Room was clean and well appointed with very comfortable bed. The staff were very polite and helpful. We had fish & chip dinner in the restaurant which was well presented and the best fish & chip meal I have ever had. So far so good. However, we had not read the meal times assuming that breakfast would be 6.00am until 10.30am which we had been used to when staying in other hotels. Being disabled it was 8.45 before I was ready to go down to breakfast. My husband checked the timetable and we were dismayed to find breakfast times were 6.00am-9.00am! My husband went to the restaurant to investigate to that there was no full English buffet and returned to the room with 2 small plates with some fruit, babybel cheese, and a carton of yogurt. As I had been looking forward to a cooked breakfast I was very disappointed as was my husband who had wanted me to enjoy a day out. While I have no criticism for other aspects of the hotel I think that the breakfast timetable should be later.

Noise in room above awful all night, noise of a sexual nature, more than 2persons present had no sleep,and sadly next day we were attending a family funeral.we packed the car early, but we were persuaded to "give them another chance".we did so but next night was no better. It appeared to be a room of disrepute!! We have stayed at this hotel on many occasion,don't think this will happen again,very disappointed. We feel this hotel is taking on too many different levels of clientele. As we have2dogs,we have room service, meals this time not edible returned and money refunded.

The staff were helpful-this is the only good thing I can say! We arrived for overnight stay 21/9/19, booked in and was informed there was a wedding taking place. What we were not told was that our room 214 was above the function room! On returning to the room around 7pm, the racket was unbearable (couldn't hear the TV with the volume turned up high).! To be fair, when we strongly complained, a full refund was issued. The room was very small and looked out to a flat roof covered in crisp packets and fag butts. The blind at the bathroom window was very flimsy and you could not have a shower at night as the room was directly overlooked by other rooms. The bottom of the toilet was dirty and there were scraps and scuffs everywhere.The whole room needed redecoration. The breakfast was help yourself, although it stated, in the room information, it was cooked to order, nevertheless, it was fine.The hotel is very well situated and within walking distance of the shops and seafront.

My husband and I had a carvery at The Brook Hotel in Felxistowe on Sunday 1st September. We were sat promptly and our drinks order taken. Having watched the staff walk past our order which was ready on the bar counter a couple of times, it was eventually picked up and brought over to us some 15-20 minutes later. Comments on food: Turkey which looked very nice. However, it was extremely dry. Pigs in blankets under-cooked and still pink inside. Roast potatoes soggy and watery inside. Parsnips chewy and most unpleasant. The stuffing balls looked like frozen ones, were tough and did not taste nice. Carrots and broccoli were fine. Mashed potato was lumpy and had clearly been stood there sometime as it appeared to have streaks of leek in it - which on closer inspection was in fact skin! The yorkshires had run out and we were told to wait. When they arrived they were at least edible. The gravy was exceptionally salty. The whole meal was tepid. We felt unable to finish our meal and left at least half of it. I then requested the bill and told the waitress that unfortunately, it had been the worst carvery we had ever experienced. Her reaction was: "Oh sorry, I'll get you the General Manager's card so you can email her". We did, and have not had the courtesy of a response, hence leaving this bad review. To add insult to injury, when she brought the bill over, we had been charged for two desserts and two coffees which we had neither ordered nor had!

Extremely good value. A bit basic room wise but clean and well resourced and as I've already said very competitively priced. The hotel was a short walk into town and close to the beach so ideally placed. Parking was quite limited which worried us until we realised you could park anywhere local to the hotel. Breakfast was very good. The bar is nice and very well stocked. Although we didn't book dinner as we were meeting family, it seemed very good value. Fish and chips and carvery being the real special deal. All in all I would definitely use again for a value trip to a very pleasant seaside town.

Stayed at this hotel with my fiancee on the 25/08/2019 for the Ed Sheeran concert, we booked it as a cheap alternative to Ipswich so wasn't expecting it to be amazing but I was expecting it to at least be liveable. The room I stayed in 214, was a complete dive as you can see from the images. The carpet was filthy, stains everywhere. Bathroom was filthy around the toilet, the blinds in the bathroom where you'd have a shower was also completely see through which looked across to other rooms. But the best is yet to come, we arrived back after the concert to get into bed. As soon as I lifted the quilt a strong stench of Urine hit me. Someone else who stayed before us had obviously wet the bed without it being cleaned up properly and the mattress was obviously not replaced. I went down to reception to complain and was asked if I could wait until the morning for the problem to be resolved, we were only there for one night. They couldn't put us up in another room due to it being fully booked and they couldn't find us an alternative hotel either. The lady eventually come upstairs with clean bedding and agreed it did smell of urine and apologized but nothing could be done as it was the mattress and there was no spares within the hotel. All we could do was flip the mattress over and put numerous sheets over to try and stop the smell but you could still smell the urine through the sheets. In the end we had to make a makeshift bed on the filthy floor as we had no where else to go. The only good part was in the morning we received a full refund but the fact we were basically forced to sleep on a dirty floor is inexcusable. Don't take my word for it and look at the attached pictures. A big warning to everyone please avoid and don't trust the images you see on their website.

You went out of your way to accommodate us all and looked after us very well!! I would definitely recommend the Brook for a wedding, good prices and amazing service. The location is good and parking is available. We stayed for the one night we booked and we will no doubt return to a Best Western hotel.

We held our wedding meal and reception at the Brook on 13 July 2019. They decorated the room for me with my decorations to my instructions and it looked amazing. For £3500 we had chair covers and sashes, the function room with bar, outside area and back room, honeymoon suite, canopes and drinks on arrival, BBQ and dessert and drinks on tables plus drink for toasts, for 80, evening buffet for 120. The food was fantastic, staff helpful, polite and always close on hand but not too obvious, Helen the General Manager was Brilliant, completely trusted her and felt she knew What we wanted and on the day delivered it. She made sure we had a plate of food each in our room and some cake for when We went to bed, there was also a bottle of plonk. We thoroughly enjoyed our day and that is definitely very much to do with knowing that everything was organised and would run to smoothly. I would recommend The Book Hotel for weddings.

Stayed here last week during the boiling hot period. I am a blue badge holder so asked in advance if a parking space could be saved for me, which it was. We had been allocated a room on the ground floor as requested, which was large, comfortable bed and large bathroom. It was very quiet and we slept well. Sam on Reception is charming and very helpful. Connor in the restaurant was also excellent. May I make a few observations about the breakfast... we waited quite some time, particularly on the third morning for the opportunity to ask someone for a coffee. When it was brought we had to get up and get the milk. Again a wait until we could ask for a refill and again had to request brown toast and a glass of water. On our last day which was the hottest day of the year, we entered the dining room for breakfast and it was sweltering. I asked if the air conditioning had broken and was told no, but the chef doesn't like it to be switched on. I complained and it was put on immediately. What it had to do with the chef I don't know. All in all we had a good stay and will book here next time we are visiting family in Felixstowe.

Arrived to a very nice welcome from receptionist. Informed us a travel cot had been put in the room & if we needed any bedding to let her know. Asked for an iron & it was in our room within 10 minutes. Room was lovely & spacious. Very comfortable bed. Big bathroom, double shower & corner spa bath. Spa bath wasn't working properly so was given free breakfast for 2 days. Breakfast was lovely, waiters could have been a bit happier! Bar staff helpful & friendly. James from the kitchen was lovely, helpful & food was delicious & was made to order, even for a 3 year old! Bad point was the evening receptionist, very rude, unhelpful & ignorant, other than that we was very happy with our 3 night stay. Would recommend.

Arrived early and able to check in by a friendly receptionist and space to park car. Room was spacious,clean and comfortable with a large bathroom,no noise either inside or outside to disturb us The problem we had was we booked Dinner Bed and Breakfast and on arrival was told the restaurant was closed for a private function and all they could offer was to eat in the bar from the bar menu ,so no Carvery and no nice restaurant experience. Just one phone call would have allowed us to change dates and Brook house would still have had us as a customer and saved us a 3 hour round trip. Breakfast, food quality was good but service very hit and miss.

If you want a really good laugh at breakfast this is the place to be. On arrival at this hotel I was shocked that there is only minimal parking for guests. The hotel is like stepping back in time by about 40 years but this is par for the course with most Best Western hotels. The room was clean and tidy but unfortunately very noisy until bar closed. As it isn't double glazed passing traffic kept me awake. The walls are so thin I could hear every word of conversation from the people next door. The bathroom had a huge window that isn't frosted so all the neighbours could see in if you didn't keep the blind down. The carvery was disappointing with dried up meats and soggy vegetables. The older man carving kept disappearing so everyone had to wait until waitress went to find him. The waitress was very friendly and welcoming. On to breakfast. The waiter was hilarious and very good natured. There were only about 10 people when I had breakfast but the orders were getting muddled. One table had their order changed about 4 times. I eventually got my breakfast after about 20 minutes. People who arrived some time after me had cooked breakfast first. The toast didn't materialise until I asked for it 3 times. Despite all this the waiter was so friendly and unflappable there couldn't be a better person to deal with the issues. I don't think the confusion was his fault but whoever was preparing breakfast in the kitchen didn't seem to get the written order right. Breakfast was not good quality but for the price I paid for DBB it was excellent value.

Can not fault the staff in this hotel... my check in experience was exemplary and the bar staff were friendly. For the price was not expecting the Ritz but I did want a good night's sleep. My room was above the bar and the music and noise from this is very intrusive. Had to go down and ask for the music to be turned down which was done thankfully bit would not recommend room 223 for this reason (unless you wanted a late night!) Soundproofing is poor between rooms. And TVs doors, conversations and plumbing disturb. Bed not comfy and was two singles held together with bedding rather than a ziplock mattress. Pillows flat. Bathroom had sole cleanliness issues and the toilet had this constant annoying trickle of water. Some questionable stains in the room - this hotel has some great potential with good sized rooms and bathrooms. But needs a revamp and some soundproofing. Premier Inns at a similar price point would be a better choice in my opinion. Had I gone there, would have had a far better sleep.

We had our wedding here and it was just perfect. Helen and team went out of their way to ensure we had the best time. The rooms we had were lovely, the food we had so many compliments on and the staff were so attentive. We had vegan guests and the chefs sourced a special menu. We cannot express our thanks enough. Would highly recommend as a wedding venue.

Our room was clean. Bathroom and sleeping area spacious and pleasantly warm. Bed linen clean and crispy. Twin bed most ample. We went to breakfast just prior to our other wedding guests. Service was great. The other guests arrived all at one time. A few moaned, albeit most unreasonably as service was struggling with the influx. As the groom commented to me... 'everyones getting fed- whats the problem?!' I recommend this hotel. It's in an often forgotten part of Felixstowe. Most pleaent area. A steep walk to the beach but the gardens on the cliff make the walk enjoyable.

As we had a party with lots of confetti by the end we offered to hoover, which was clearly appreciated by hotel. Clean and smart interior and all staff wearing a smile. Well done guys.

This was our second time to this hotel, I choose it for the location and price as there aren't alot of other choices. A big thanks to Sam who allowed us to check in early and was always a friendly smile when he saw us! Definitely made us feel welcome. We were in 101 and it was a great spacious room! TV channels seemed to be less since 2016, but not that we don't too much time in the room. Hotel is def older but there is a charm about it. Breakfast is ok, you can get a full English breakfast (ours was included with room) it's not bad, just too much food every morning! But nice to not have to walk anywhere first thing in the am. Pub attached is convenient and you can meet some interesting characters! And I learned that pub, whatever the name used to be was where my mum used to go party back in int early 70's!! Thanks for a great stay!

Myself and my colleagues checked in for 3 of the worst nights I have ever had at an hotel. My first night the heating wasn't working and froze all night, not the best when being at work all day. I did complain and was offered another room. Second night was unbearable to the point I nearly checked out, there was a Birthday party which we did get prior warning over but on the night the noise was horrendous, doors banging constantly till 1am through the paper thin walls only had a couple of hours sleep due to being up at 4 am for work. I did complain to management about the unbearable noise which was met with apologies and nothing else. I changed rooms for a third time which was over the restaurant luckily it was a Sunday night and was quieter but rooms need serious updating. Will be back in Felixstowe in a couple of weeks working again and will definitely not be staying here. Poor show best western.

The hotel is ideally located within easy walking distance of the beach and promenade and there is a fair amount of parking available. The room size was good and the majority of the staff were friendly. These are the only positives for this stay. Not the smoothest of check ins as we were over charged at first, we were refunded, and after a fairly long journey it was not a great first impression. We went to Felixstowe to take the dog along the beach and we were given a "dog friendly room". The room wasn't great and I cant help but think this was because we had the dog with us and therefore we were given one of the lesser rooms, which if the case is not on considering we had to pay more to have the dog with us. The room wasn't great. The floor creaked every time you walked over it and as we later found out it was above their dance hall and there was a party below us with music blaring out until midnight. Again no mention that our room was above the hall and there would be a party when we checked in. We will return to Felixstowe but we will avoid this place.

We booked for this event for my daughter's hen party. Helen Greere the manager made organising for 20 plus people so easy. The event was just brilliant and everyone enjoyed it. The staff were simply fantastic, polite, friendly, yet professional. The food was fantastic too. I strongly recommend the hotel. The murder mystery event itself was first class. Everyone was fully engaged in the activity, interacting with the actors and trying to figure out who the murderer was. I got it wrong lol. I will certainly be going back for another murder mystery event, and I cannot recommend this event enough.

We truly enjoyed our stay in this hotel. We stayed only 1 night, but this place offers everything we needed for the price. Located only 5 mins walk to the seaside.We stayed in the family room and there was enough space for 2 adults and 2 toddlers. The sofa wasn't too comfortable, but the girls didn't care as much. The bed was great though. The bathroom was really clean and looked very modern. Loved the big shower. We got offered delicious breakfast next morning. Our toddlers made a massive mess under the table, but staff wasn't bothered with it and was very lovely. Definitely would recommend to stay as the quality for price is great.

Firstly let's remember that this is a 3 star hotel in a UK seaside town, because of that you aren't going to get the same experience as some of the other chains offer. This hotel is in an older building but if you like the charms of squeaky floors and enormous rooms then this is a nice place to stay. The staff are friendly and are clearly working very hard to get the hotel up and running. The room we stayed in hadn't been refurbished so it was a little tired and the shower wasn't the best, but that was easily made up by the huge room, the excellent heating (in fact we had to turn it down) and the huge bath, great for a dip after a walk along the seafront in winter. We didn't eat here in the evening as we were visiting family but the breakfast was satisfactory, the cooked breakfast was lovely and you could choose what items you wanted cooked for you. Would I stay again, yes I would. Just one comment for the hotel, it would be lovely if you could provide guests with big bath sheets rather than bath towels.

Stayed one night 1 Dec. Positive point the receptionist when we arrived was very professional and friendly. The room however was disappointing. Although it was clean the issues we had were jaded decor, shower holes partially blocked with lime scale, very dim mirror light in bathroom, laminate covering to wardrobe doors coming away, door frame broken and therefore lock loose, the opposite to earlier comments the room was very hot at night as heating on constantly with no obvious control to enable adjustment, no obvious information folder giving details of when meals served or bar times. We visited bar after attending a show barman alone and very busy. At 11.30 the lights were turned off and we were asked to leave albeit politely. When we brought these issues to the managers attention the following morning inn checking out although apologies were made we were told we could have a better room should we return which under the circumstances will be unlikely

Lovely cosy bar and as my partner was working i used the bar alone on a few occaisions, regulars were very welcoming to. Food was lovely rooms are clean and quiet. Would like to thank everyone for a great few days, especially Ana and Kelly they made our stay! Will be returning in January and realy looking forward to it. We were in room 202 plenty of space . This is our second visit and what a lovely second visit we had. The room was beautiful and the staff very friendly. Price is very good and the breakfast is lovely. We will definitely be back. The building is old but has lots of charm. We stayed in the honeymoon suite and it's very modern. The hotel manager is very friendly and helpful. Keep it up!

Just wanted to get away for the weekend. Decent mid priced hotel with all amenities you could need, friendly staff and although all we had was breakfast the food was good. Easy walking distance to the town centre shops. Room was Twin room, spacious and tidy. Bathroom will need tidyung up fairly soon as wear and tear showing though but shower was hit and worked well enough.

We stayed at the Brook on a Saturday night for a anniversary treat. When I booked via booking.com I commented that it was a surprise, they kindly replied to advise that we would be in one of the newly refurbished rooms. We were in room 302. It has been decorated to a lovely standard, the seating area is lovely and the view is great. The shower is a problem for anyone over 5 ft tall as it's built into the eaves so you have to duck to get in it. The power isn't great on it either. Otherwise rest of the bathroom is lovely. The television didn't work at all, the channels weren't tuned in. Not a huge deal for us but I would have liked to have had the news headlines on in the morning. The Bed was ok, the join of the two single beds was rather uncomfortable though so we slept rather far apart. As the temperature has dropped it could really have had a thicker duvet, we were both cold. The pillows were awful, like laying on slabs of cement. Breakfast was very disappointing considering we had visited for Sunday carvery last year and we were very impressed. Tea and coffee was served from flasks in the far dinghy corner of the restaurant, you had to carry your own cup from your table over and help yourself. Hot breakfast is made to order, the waitress seemed rather distracted, disinterested and unhappy to be serving us. I ordered poached eggs on toast, this arrived as two eggs on a plate beside two triangles of cold burnt toast unbuttered. I had to ask for butter which of course by the time I applied it to my toast was stone cold. My husband had a full English which he said was very underwealming but perfectly edible. Overall the room was pleasing to the eye but the tiny details made our stay a bit of a let down. I hope this feedback is useful and future guests experience a better stay.

Nothing special a decent place to sleep overnight. Stayed here for 3nights and on the ladt night from a queen sized bedroom with a nice view of the street was shifted to a creepy small corner room a single bed without a television and view of the wall. Seemed more like a prison cell. Though I was offered a free drink for the shifting. .. The food in the restaurant is ok too. Next time though I wish they put me in a better place. The staff were friendly.

Start of with the plus its a ten minute walk to the train station and less to the beach or town center it also has off road parking. The food is very good and the bed was very comfortable .Unfortunately that is it for the plus side. The minus side,you walk into a a reception area that is very uninviting,everything is brown and very outdated,The lady on reception was friendly enough ,to begin with . On entering our room that was very big the first thing you notice is the strangest garish decor and how dark the room was even in daylight, there were a couple of simple faults that you wouldn't really expect when first starting your stay,no tea or coffee,a broken dirty cup,no toiletries,to name but a few .These were soon fixed by the hotel manager who was very apologetic and surprised herself to realise that the room had been left for our arrival in this way . At 16;00 the room was getting cold so I checked the radiators to find out that they were not on,again I had to go to the reception where again I spoke to the manager who was working the reception,she explained that the heating is on a timer to come on in the rooms (the reception area where she was working was lovely and warm) at 16;00 and so in around 20 minutes the room would be warm . On the way through the corridors back to my room I noticed that they have the doors wedged open,these are fire doors with keep closed signs on them, as we had two young children this was quite a concern so I closed them only to find the next day that they plus other fire doors were wedged open again . The following morning I had to sit in the reception area from 05;00 am to warm up as our room was freezing I kept going back to our room to see when the heating would come on,this did not happen until after 07;30 am, considering breakfast is served from 07;00 this means that anyone who wishes to rise early for breakfast or to leave for work must get ready in the cold,our visit was 24th October so surely the hotel knew it would be cold,even so I have never known a hotel to set the heating in the rooms by a timer .While in the reception area I noticed many people leaving for work,it is the hotel policy as stated in the booklet in each room to leave your keys at reception every time you leave the hotel,there is no security box for these keys you just leave them on the reception desk and collect them on your return this means that anyone can pick up your key(there is no one working reception until 07;00 am when the Duty Manager started her shift,) that has your room number on and enter your room,there is no safe in the rooms or in the hotel for guests to use so you must take all your valuables with you every time you leave the hotel. When speaking to the manager regarding the problems we had faced she explained that she had only been there 3 weeks and the previous manager had been there 12 years and had given up caring .So maybe in time things will improve. IF you visit this hotel you will find the staff (manager and duty manager )friendly unless you complain or query any faults . The rooms are not the cleanest the fixings are old and at this time of year the rooms are very cold so you will find something to not be happy about .

This hotel needs a complete refurbishment and is very jaded. On a positive the female reception staff were very helpful under difficult working conditions. The same cannot be said for other staff. Our room was noisy due to televisions in nearby rooms. Although our beds were made daily the bathroom was not cleaned. Throughout the building flooring creaked and needed cleaning. Food in the Dining room was over fried and the soup of the day had not been prepared in time for the start of the evening service. After just one night we ate out in town. If we stay in Felixstowe again we will be booking into the Premier Inn which is far better.

We arrived at 8pm and the receptionist was lovely, however we had to pay upfront which I've never done before. We booked a family room but one of our children was given a Z bed, the room wasn't very big but it was comfortable. The hotel is a beautiful old building and has character, the room was very quiet and we would have had a lovely sleep if it wasn't for the heat. 4 people in one room, radiators on the landing outside of our room on full heat and no way to turn them off. We couldn't open the window either as it wouldn't stay open. We had a very uncomfortable sleep, I went down to reception but I couldn't see anyone. The breakfast was really nice, poached eggs done to perfection and the staff very attentive. The price we paid for 4 of us was £97.07 which I felt was a bargain, I would have gave a higher rating if we had been cooler.

My Probus group use the hotel a couple of times a month and for a few special events, such as the other evening. We always enjoy the food we eat (carvery) followed by an excellent dessert. The staff are pleasant, professional and helpful. It's great for us!

I've stayed here before a while back and whilst I had no complaints there were definitely some issues. There is new management and they seem to have really got stuck in to making this place a bit of a gem. A smile costs nothing and the welcome I received was lovely after a hard day's travel. I made my way to my room and although there was the usual creaks of a hotel of this age the room was clean and well presented with a nice array of products. Free WiFi is a must these days and this hotel has it along with excellent speeds so I could do some work before bed. Breakfast was tasty and saw me through some tough meetings!!! All in all I would have no hesitation in recommending this hotel.

Staff really need educating ignorence is not my thing but the breakfast lot are quenns at IGNORENT. absolutely no manners. Room was disgusting filthy dirty poor facilities at top prices. Breakfast was well inedible. We actually felt we were a hindrant turning up at 9.15 when they closed at 10am for breakfast Well I'll tell you anyone that can eat a deep fried breakfast is a better man than me. I've since spent the rest of my weekend on the toilet thanks to the Brook Do yourselves a favour IGNORENT STAFF UNEDUCATED CHEF /COOK IF YOU STAY HERE GET VACCINATED AND PLENTY OF IMMODIUM

Ten of us went for the Sunday lunch. It was really good. I had a slice of all three meats, beef, Pork and Turkey the sausage gravy was really tasty. I enjoyed all the vegetables along with the apple and cranberry sauce. I don't like horseradish. I would certainly recommend this place for a good Sunday lunch. Apparently they also offer it during the week. I wished I lived nearer. Great value for money

We stayed here for 5 nights bed and breakfasts in room 212. The room was spacious and the bed was very comfortable, the bathroom was large to,however the shower pressure was not good a watering can would have been better + to try to turn it on was a feat on its own, there was no toilet brush either . The breakfast was delicious and lots of it from cerials and pastries, toast etc and I always had a full English it came with fried bread not hash browns. For some odd reason the bin in the room wasn't emptied until the fourth night it was full why didn't they change it daily ? But the horrible thing about this hotel is the noise of the doors everyone seemed to bang them loudly whatever time of day always early in the morning and throughout the day and night some people have know respect for others being woke up at one in the morning and hearing loud voices and the TV isn't good at all. On a good note all the staff were friendly and helpful but unfortunately we will not be staying here in the future unless the problems are solved about the ill fitting doors.

It's obvious the management has left as we used this place regular for Sunday lunch. We went in for lunch on Sunday (yesterday) and I have never had such bad service anywhere before, check out my reviews I've never left a really bad one! We phoned to check there was availability, we were told a table would be ready for us when we arrived we waited for the table to be set up and then were seated. After waiting 20/25 minutes for a drink we decided we would just go to the bar. Nobody spoke to us at all during this time. When we got a drink the Diet Coke pump wasn't working which we were told would be sorted and they would bring it over. Throughout the whole time I sat there after waiting to be welcomed to the carvery, just making our own way to the carvery and then eating my food a drink never arrived. Three times during this time we went up to the bar to see if it could be resolved or if we could get another drink. I didn't have a drink the whole time we were there. The staff were more interested in arguing with each other which several tables were laughing at. I have never seen someone speak to a colleague the way the guy behind the bar spoke to the waitress, it was shocking! One of the waiters clearly knew one of the tables as he spent his whole time talking to them. It was an absolute mission to get the bill and pay and when we complained to the duty manager she responded ‘OK!' We were not the only table complaining and this place has gone from meaning an amazing lunch with great service to nothing such a shame and we won't be returning!

The hotel was in a good location, a short walk to the high street and the beach, approximately 5 minutes. The service from all staff was good. The hotel rooms were being renovated and unfortunately I was in in the half of the hotel that was still waiting to be updated. The hotel does not have a lift and there was no air-con in the bedroom. The room itself was adequately sized. The hotel bar is the local form some of the residents that live in the area. It's a friendly relaxed location to end you evening. The carvery at the hotel was good value for money.

Stayed here recently for a short break, was greeted at reception by being told this is not a good time to visit Felixstowe, very strange! Throughout the stay the staff didn't seem very happy, one was heard arguing with someone on the phone, at least do this out of earshot of the guests. The person on reception validated my debit card then wrote the card details on it and left it at reception, not a good advert for privacy, I managed to get the receipt back. The rooms were cleaned daily and cleaned to a reasonable standard however on Saturday two childrens lollipops were left on the stairs and were still there Monday despite the cleaners all walking past them. The rooms are spacious but look like a coat of paint is needed to brighten them up. The whole place just looked like it had seen better days and the staff attitude isn't helping

We had never been to Felixstowe before and wanted somewhere to stay and this hotel came up with rooms available and having stayed in Great Western Hotels before we thought we would try this . Location is good just outside the town centre and only 10 minutes walk to the promenade area , reception staff were polite and welcoming upon our arrival . Checking in was no problem and directions to our room was clear enough . Room was fine for what we wanted , although furniture was looking dated but did the job well enough , bed was comfortable although would have liked thicker pillows but thats being picky . Tea making equipment worked well enough as did the shower over the bath rather than a walk in cubicle . no lift as far as i am aware , but entrance way was wheelchair friendly apart from some clattering as we were above the kitchens cant complain

I had an overnight stay for a friends wedding blessing, the blessing was brilliant. The staff and function room was really good and the day/evening was great. The hotel itself was good, there was a bit of a wait for the room as the party booked out the whole hotel and although a few arrived the day before most arrived on the day of the wedding and the hotel struggled to get the rooms ready before the wedding started although it was achieved. I had a single room on the first floor that was basic but functional, it had single bed, wardrobe, desk with kettle and alarm clock, bedside table and tv on the wall. The en-suite bathroom was actually down 3 steps and had a WC, hand basin & bath with a shower however I never got the shower to work as I couldn't find the button/lever that redirected the water from taps to shower head. My ONLY complaint is that NONE of the bedrooms have A/C or at the very least a fan of some kind whether that be a ceiling, desk or freestanding fan. The function room has A/C as does the bar area although the bartender wouldn't switch it on as the doors were open which I can sort of understand if there had been a breeze flowing through the open doors, but there wasn't so everyone had to sweat!

We visited this hotel for one night and as I am a B/W Diamond member we were upgraded to a lovely large room with settee, chairs & table.It would have been more impressive if the receptionist had greeted us with "We have upgraded your room" as she didn't seem to know! The room was comfortable and met all our requirements. We had a drink in the bar and the lady there, who we have seen before, was very friendly and efficient. We decided to go out for dinner as the hotel seemed quite empty so I don't think there would have been much atmosphere. We were able to walk into town though so it is well positioned. The breakfast was good, cooked to order and the waiter there was again chatty and helpful.I am sure we will be back.

Due to being tall I needed a double room, with only family rooms available and them being a good price I thought what the hell. When I got to the hotel the staff were really pleasant and helpful but it did look a little dated. As I checked in and started walking to my room I noticed a (only way I can describe it) old people smell... I got to my room (101) I noticed that the door to the room didn't look like it closed properly (it was locked). When I got in to the room I was very pleasantly surprised, The room was huge and fairly modern décor. It was a ground floor room with 2 windows which I thought would mean that the road noise would be noisy, again I was pleasantly surprised. Overall I would suggest to the hotel to change a few of the doors to the rooms and to try to get rid of the smell in the corridors, other than that I would highly recommend this as a place to stay

Superb location, walking distance from the station, close to the town centre and just a few hundred yards from the seafront. The hotel was really good, quick check-in and fabulous room, spacious and well-equipped with a comfortable bed and good bathroom. Quiet too. Not the most modern but excellent in terms of comfort and room facilities. The wifi was good. If there was a downside it was that the TV reception was poor and often channels were either unavailable or too fuzzy to watch, but that apart, I'd definately recommend.

Stayed for one night. Room would benefit from some maintenance - the entrance door didn't open fully as the door stop was set in such a position it restricted access to the room; the toilet flush didn't work on arrival (immediate attendance by the maintenance man resolved the issue); shower very basic; club chairs were in poor condition (although comfortable enough). Quiet location, close to the promenade, plenty of places to eat in the town and along the seafront. The carvery was on offer for dinner in the evening in the main restaurant, or fish and chips. (Other choices were available in the bar - prices very reasonable, and from what could be seen, generous portions.) Opted for the carvery - good choice as the meat was tender. Choice of roast beef, turkey or pork with crackling - or a selection of two different meats (possibly all three perhaps if you ask nicely??) Generous portion of meat - it almost covered the plate. Good selection of freshly cooked hot & tasty vegetables, roast potatoes & Yorkshires, and pigs in blanket. All of which were self-serve and hot. Drinks were reasonably priced in the restaurant and bar. Breakfast was freshly cooked to order. Full English, cereals, selection of fruit, cheeses, yoghurt and mini muffins, tea & coffee. Generous portions, overall excellent value for money. The staff were all friendly and very helpful, and provided quick efficient service. Would I stay again? Yes, possibly. Would I eat there again? Yes, most definitely!

It is great to find a 'seaside' hotel in England that maintains a good standard in their dinning room. The draw in my case is the Sunday Carvery that runs from 12 noon until 18.00hrs. Yesterday the choice was Roast Pork & Crackling, Roast Beef and Turkey. There were 'help yourself' pigs in blankets, stuffing balls, thick onion gravy, Yorkshire Puddings, broccoli, roast parsnips, roast & mash potatoes, carrots and thinner gravy. Bowls containing Horseradish Sauce, Apple Sauce and Cranberry Sauce on a side table. There was a constant flow of people into the quite large dinning room so it is a good idea to pre-book. Excellent service, really friendly staff and, of course, good food. Thanks again Best Western Brook Hotel and please keep it up.

What the Best Western lacks in style and decor is compensated by the amazing staff on site! In my opinion the hotel would benefit from some modernisation. I visited with my elderly Mother who having had an accident is unable to walk unaided. We stayed in room 102 as this was one of 3 ground floor rooms. The first issue was that the fire door on the room was SO heavy my Mum couldn't open it herself which begs the question - had she been staying alone and indeed there was a fire how would she get out. I appreciate they are by their very nature heavy but this was excessive. Secondly, the door stop is positioned so far forward the door only opens half way which meant I couldn't get the baggage through the door. Simply moving the stop back so that it protects the wall but access is easier would be a simple fix. The bathroom is in need of some repair. The grab handles on the bath are loose and my Mum was too scared to get in incase they came off and she would be stuck. The shower curtain rail has disconnected. The shaver/make up light doesn't work. The curtains in the room need re hanging as the hooks have detatched from the track so you are guaranteed a bright morning wake up whether you want it or not! The kettle is in desperate need of a descale and the cups a drop of bleach! On a positive note, the room was spacious and comfortable. Now for the best bit...... We had the carvery on Sunday. Being Fathers Day it was very very busy. The food was lovely, fresh & tasty. The chef and server Paul was exemplary! It wasn't just his cheerful, friendly demeanour - he made eye contact with every customer, a few cheerful words, made sure people got what they wanted but for me the ultimate in customer service came when a young lady with a toddler on her hip went to get her food. Seeing that she was struggling he came round and filled her plate for her and even offered to take it to her table! Now that is service! He was not alone, a young waiter, Josh did exactly the same thing when he saw an elderly lady struggling with 2 plates. Whilst all of the staff there were friendly, helpful and professional, for me - Paul and Josh stood out above the rest. Best Western Brook Felixstowe should be very proud of their team. The chemistry, professionalism and care is a very rare thing these days. Well done!

Me my husband and 2 girls has just returned from the best western Felixstowe, we have never stayed in a best western hotel before and was not sure what to expect. Stayed in room 101, we were surprised by the size of the room very spacious and well decorated. Would defiantly consider using best western hotels in the future. The man on reception was very pleasant and helpful. 5 minute walk from town centre and beach. Would defiantly recommend.

We organised a family meal for 24 of us today at the Brook. We had been given a private room to the side of the bar (perfect). I was able to put up balloons and dress the table and the room and also bring the birthday cake. The food (a carvary) was enjoyed by all, there was plenty of variety (my beef was stunning) We were looked after well at the bar and the very attentive waitress couldn't be more helpful. We have two wheelchair users in our group and members of staff swiftly put down the ramps when needed (we didn't even need to ask) Many thanks for making a special occasion so enjoyable

Booked in for afternoon tea for mum's 90th. Scones were dry, had to ask 4 times for coffee, tea bags & milk. Staff unapologetic & guy in the bar was downright rude. No discount offered for all the complaints we made. We would have had better service anywhere in Felixstowe. Very disappointed and won't be going anywhere near this dump again!!

Marvelous friendly and efficient service from all staff. Large clean rooms. Excellent breakfast and Sunday carvery. Good location with a short walk from the beach and the town. Very highly recommended.

Excellent room very comfortable bed. Hazel the barmaid was very good and attentive. Josh did an excellent job in the bar at the wake very quick service and remembered the round just as a good bar man should. Krystof served us at breakfast and was very good the breakfast was really good well done Chef. Couldn't fault any staff from reception and chambermaids All in all a very nice stay at a sad time

After reading several comments about limited breakfast, I though I should post my experience. Breakfast consists of "3 courses". Cereals, yogurts, fruit juice etc followed by ham and cheese or fruit and then finally the cooked course. In addition you get toast, tea and coffee. It is the cooked breakfast that is limited to 5 choices from the list of 12 but given that 4 options are all various forms of cooking eggs, I did not feel I was being short changed in any way. I don't think six options would have fitted on the plate anyhow. I had a king size ground floor room that was nice but not particularly set up for a business traveller but I did not expect it to be. The room was large and nicely decorated with just some very minor wear and tear marks that you would expect. I felt the bathroom could have easily have been made a little wider without impacting the space in the main room too much. Overall the hotel was very presentable and the staff were friendly. I am a fan of more modern hotels in general but given the limited options within the town, I was not disappointed with this more traditional in-town hotel.

We were pleasantly suprised here. I had read previous TA reports and unsure what to expect after that but upon arrival we were allocated our room and it was warm, beautiful, clean and very welcoming after a hectic day. We decided to eat in the restaurant that evening and the very helpful waiter couldn't do enough to help us and the food was lovely. After a restful night the breakfast was very very nice with plenty of options and very hot. All in all a very nice experience and we will be back. I got a special deal and I honestly can't fault it. If you want to walk into town you can, parking is outside and the room warm and comfortable. Thank you we will be back.....oh and thanks for the tape measure loan too (very helpful man at reception)!

Had a pleasant stay in Felixstowe. The Hotel was warm, the bedroom had been recently refurbished to a high standard The staff were friendly and helpful. The food in the restaurant was very good with plenty of choice.

Rooms and All Common areas very cold and had to wear a coat in the Bar. Bar Staff Friendly, No Restaurant as was used for a function and had to have a Bar Meal. Breakfast you was only allowed 5 items in the full english. and was told we could not have any more.?????? Would not Go back there.

We were going to a party and needed a place to rest our heads. We got a really cheap deal, but got a really big comfortable room. The hotel was clean, very dated in the foyer and public areas. The breakfast was good with a reasonable choice; fruit and yogurt, fruit juice, cornflakes, croissant, Danish pastry and cooked English. The cooked English was limited to a choice of 5 items. The poached eggs I had where perfectly cooked to be honest. The bar was a bit drafty and had a cold feel to it, when we used it early afternoon. This is not a 5 star hotel, hence the 3 stars from me, but I must say it was very good value for money from our point of view, fit for purpose. We'd use it again, given the same reason for being in Felixstowe. It is central to town centre and to the sea front.

Bad 1908's timetravel I used to be a sales rep in the 1980's and believe me I have stayed in a few bad places. However, back in the 80's Best Western were up there with the best of them, being AA approved 3 and 4 star hotels. However, today, they have lagged behind with the competition. For instance, My TV only had 4 channels, (Like the 80's) the rest were “Chanel unavailable” ! The doors to the rooms were the same as in the 80's, each having a door lock, with key entry, that you had to SLAM to close. This meant anyone leaving or entering their room of a night, or morning, woke everyone else up, as the whole building shook as doors closed! It even had an 80's carvery, but the worse 80's innovation, was to force people to wait until 7pm of a night before serving food to anyone, even if you were staring hungary at 5pm ! It felt that the mattress on my double bed was also from the 80's, having zero support, and some parts you sort of fell into. The pillows were strange, I can't explain, but not right. The radiator in my room, another 80's trait, was baking hot when I arrived, you couldn't turn it off, because the radiator thermostat was broken. Remember, it was minus 2 outside, but I had to open windows to cool the place down, while the radiator fought with the outside drop in temperature. The towels were like drying yourself with sandpaper, and there wasn't a large bath towel. My room even had an 80's plug in, red led clock alarm, wow, I must have been given the upgrade ! So, I managed to get to 7pm, but only just, my stomach thought my throat had been cut, so I investigated the carvery. The 3 meats were covered in silver foil, but a quick peak, because nobody was around, showed the meats were bone dry, they looked like they had been trying to carve them for the last 4 days. I also peaked at the veg, and some of it was a bit suspect, the peas were so overcooked they had started to shrivel up. the roast potatoes were obviously frozen things in a packet, and the stuffing balls too complete a ball shape to be mad made. So back to the bar to see what else they could offer me. Now, I must add, that I asked the lovely cheerful blonde behind the bar, what the ribs were like, and comically she said “ Good, but hey I'm gunna say that aint i”. So I took her advice and actually they were the best home made thick ribs I have tasted for some time, so well done there chef! My room also had little in the way of noise blocking, with the people next to me. A lady had a coughing fit all night, and I could hear the TV. Why not loose 2inches from each side of the wall and deaden the noise ? Luckily, she was too ill to do anything else ! The staff were friendly, breakfast food was ok, and if you asked you got anything you wanted. The beer was excellent, but the whole place needed a perk up, and most importantly, moving into the 21st century. I will not be staying in any Best Western hotel ever again, and these hotels are definitely NOT the BEST ! Obviously BW don't have any set levels of quality control over what they offer. The next time I visit Felixstowe, Ill stay at the Orwell, which is trying to modernise itself, and puts customer service first, well..... after putting a good nights sleep first !

The welcome was good enough and on initial entry the room was quite good. However, the restaurant was closed on our first evening with no explanation. By late afternoon the room was cold, so much so that we had to ask for a heater. The windows are not double glazed and rattled in the breeze. Returning from a pleasant day around Felixstowe we decided to try the spa bath in the room: it took ages to fill and the attached shower attached failed to work at all. According to reception this was a known plumbing issue but could not easily be fixed. Breakfast was the highlight of the experience: no tables set out for families, no side plates, limited food options. More than one guest was overheard to liken it to “Fawlty Towers”, with the staff being somewhat blunt in their approach to guests and one staff member in particular chuntering about how she hadn't been told that there would be families needing tables (only couples had been catered for), the fact that side plates hadn't been laid out the night before, the slow toaster (although ours arrived in good time), etc, etc. After our first breakfast we decided to skip the restaurant even if it was open. Not a hotel to return to.

Visited here with mother in law in a wheelchair. There was a tricky part trying to manoeuvre the front doors which don't open automatically and not level. The gentleman on reception put down the ramp and opened the doorway. We then had to ask people to move out of their seats to let us through. The carvery food was fantastic, plentiful and hot plenty of vegetables potatoes and condiments. 3 types of meat. Very plentiful. Good choice of starters and desserts. The service was friendly and attentive. A great afternoon lunch. Definitely recommend but marked down because of the accessibility issue.

Overall view of the best western was good. Lack of car parking after 8pm. Didn't like the idea of parking on the main road. The greeting from the receptionist was very good and she had good knowledge of the area. Bar and lounge area was clean but lacked customers. Toilets was very close to the lounge and could smell the toilets my downside.

Booked an over night stay and although the decor could do with a freshen up, our room was clean and warm with a very comfortable bed. Had a great nights sleep! This hotel seems to be mostly used by people passing though either onto or off the ferry. It's a typical small hotel with rambling corridors and rooms tucked away in odd corners. The rooms are quite nice with everything you need and decent comfy bed , but nothing that makes you think "must come here again". Meals were only in the bar when I arrived and neither the decor nor the menu are going to win awards, but it was good robust cooking and my pork chop was cooked perfectly and its the cheapest meal that I have eaten at a hotel in good many years My problem was that some of the other guests must have been out on hen night - they were vey loud and drunk and at one time it seemed as if a free-for-all was going to develop in the hall way outside my room . Clearly things hadn't been completely forgiven by breakfast time as the atmosphere in the party over bacon and eggs was clearly strained, though that might have been due to stupendous hangovers. Breakfast was cooked to order - not a buffet - and very edible but not really something you would travel long way to experience first hand If i go to Felixstowe again I may well stay here again as it is convenient and good value, but i will certainly try and avoid a date when there is a wedding in town

Stayed here for just one night but well worth the money. Great value. Staff were all very friendly and helpful. This hotel is not very far from the beach but it is about 5 minutes away. Very lovely room. Very spacious. Step daughter had a sofa bed all to herself which was a double. The main bed was a huge double. The bathroom was very large as well which was great. Off road parking in front of the hotel is available. Although when the hotel is really busy it would be first come first served. We would highly recommend this wonderful hotel to stay. We did not eat here but that was our choice. We stayed so as we could meet up with family the following day and spend a wonderful day in Felixstowe. Had a great visit to Felixstowe.

Not very positive experience. Small room (214) dirty carpet and dated and tired furniture. Staff seemed to do the bare minimum and barely acknowledged us as customers. Rooted in 1980 and needs significant overhaul. Although cheap, not up to modern chain hotel standards . We deserve better in 2017... Not likely to return I'm afraid. No food eaten.

Plus points... staff were friendly apart from check out, the guy at the desk struggled to look up at us, carvery was good and breakfast passable. Negative points.....although it was a decent sized room there are a few areas that need attention, smattered blood stains on the curtains!!! window wedged with a tea spoon, door lock inadequate meaning the door had to be slammed which I presume was the same for other rooms as you could hear when other guests were leaving their room. Skirting boards were covered with dust and didn't look like they had been cleaned in a long while. The bed had a definite body imprint in it and could do with updating. Was kept awake during and after the bar closed as I believe a staff member was having a domestic because there were raised voices for over an hour after closing and I was a bit concerned that no night porter was available.

Just popped in to meet up with friends and ordered a small bottle of water and a bag of crisps. £4.60. I asked the young lady if this was correct and she replied yes the water was £3.60. Well looks like it will be tap water if I visit this bar again!! I have no problem paying say £2.00 but come on £3.60!!

We stayed 2 nights at BW Brook Hotel, after spotting the hotel on a previous visit to Felixstowe. Location was really good, couple of minutes walk to both seafront and shops. Was pleasantly surprised on arrival, no problem with finding a car parking space and greeted warmly at Reception. There was a slight problem with the fact that their system showed I had not booked breakfast but fortunately I had my reservation confirmation email to hand. Our room was on the ground floor, large, bright and airy with a large very comfortable bed. Bathroom was clean with a bath with shower attachment but could do with updating a little. We had a carvery in the restaurant, which was very nice and the staff were very friendly and helpful. Breakfast was cooked to order, choice of 5 items off the menu, however they had run out of several things, food was nice and hot and fairly large portions, my poached eggs were cooked to perfection. Tea and coffee self serve as was cereal etc. Toast brought to your table. There is a patio area at the back of the hotel which was pleasant to sit out at with my glass of wine. On our second evening we opted for a bar snack, we both chose the beef curry off the menu board only to be told they had run out of it, so opted for the turkey curry which had also run out, in fact we went through nearly the entire menu before finding something that was available. I felt that this was really bad and the explanation for this was because it was Bank Holiday and the chef was new. Apart from this we had an enjoyable stay. On checking out the Manager presented us with a bill for our breakfasts, which as mentioned earlier were already included in our booking and paid for. It might be an idea to have your booking confirmation to hand on checking in and out.

I'd like to give this hotel more than three stars but the minuses unfortunately make it necessary.first the good bits.charming efficient staff.easy to park next to hotel plenty of street parking.room was large and clean.the first serious minus was the fact that the window frame catches had been painted over and could not get the window open.this is obviously undesirable.the room was uncomfortably warm but the reception staff were happy to provide a fan.the restaurant is a car very serving continuously from lunchtime if you are on a dinner bed and breakfast rate as we were you get two courses the only alternative to the carvery is fish and chips.the carvery was not brilliant meat was ok but vegetables were very overcooked.a lot of the dessert menu was unavailable and they were all prep repaired.mine had just come out the freezer and my wife's lemon sponge had been in the microwave too long.the breakfast was cooked to order and much better.i should be fair and say that the room rate was very reasonable and I would not let these shortcomings put me off staying here again

We had a twin room on the first floor. Adequate space and all the amenities we wanted. Bedroom doors seemed difficult to close which resulted in us and other rooms having to slam doors to secure them. Otherwise a nice trip and very pleasant and welcoming staff.

This review is for room only as we didn't use the restaurant or bar. We arrived before check in time but our room was ready and we were allowed to check in early. This was much appreciated after a longish drive. I was very pleased the room was large and airy. It was clean and the children's bed was already made up (sofa bed). Housekeeping noticed that I had two children and checked that one double sofa was ok for us. My children were happy to share and I got the use of the massive double bed (made up of two large singles) to myself. The bathroom was large and bright and clean. It was a little shabby but nothing alarming. The shower was ok but a bit on the wimpy side. Bath was lovely with lots of hot water. The hotel is in a nice residential street and very close to the beach and main shopping area. Despite being so close to amenities the area is quiet. It would have been nice to have access to the full range of freeview channels on the tv. I was staying with two young children who were in bed early and it was a bit frustrating to only have a handful of channels to watch in the evenings. The bed was very comfortable and I looked forward to a good night's sleep. Unfortunately I was disturbed but next door's barking dog a few times both nights. One morning I was awoken by weird banging about in the bathroom which I assumed was pigeons/seagulls on the window sill. I made sure the bathroom door was shut the following night and this wasn't a problem again. Staff were helpful and polite. I would recommend this hotel for its good value and great location. I would be very happy to stay again. My children really enjoyed their stay too.

I visited here with my 2 young children in June 2017, the hotel on that day was being used for a wedding reception. We checked in and then proceeded to the Bar to order lunch. We had just traveled a long way, unfortunately because of the wedding we were told the kitchen could not cope with extra bookings so were advised to go elsewhere. When we returned to the Hotel at around 10.30pm the Disco was in full swing and we had to endure the thumping bass noise while we tried to get to sleep.

Sunday lunch - where to go? Have not been to the Brook Hotel for a while, lets go there. It was our lucky day as we managed to get a table straight away. I have to explain that this wasn't because the restaurant was empty - it was full - but those lovely Brook House people laid up a table in the elevated bar area just for us. Two halves of Becks and an excellent plate full of scrumptious food later we were full and contented. The total bill came to £24 which to me was excellent value. Well done Brook Hotel , keep up the good work.

Stayed here in June for one night, the entrance looked scruffy,took 5 minutes for anyone to come to reception on arrival,had to dial the phone.also note.no parking! Anyway the room was basic to say the least though clean, it was literally falling apart. Especially the bathroom, there was mould/black all around the seals on the bath. The shower was ridiculous, it was too high up and you couldn't move it and hardly any water came out! The floor was awful cheap Lino and the tops of the taps were broken. The toilet was hard to flush and made a noise all night. The other 2 in our party were in an adjacent room their bathroom didn't have a lock on the door, and they had to prop the room window open with a bottle as it wouldn't stay open! The socket at the side of my bed didn't work which meant I had to charge my phone at the other side of the room and couldn't set an alarm. Also there were wires or something fed across the carpet in the middle of the room so floor was uneven. Like I said it was clean bar a pube in bathroom cringe. And they were super tight with the coffee sachets. Had the crappest nights sleep ever due to the toilet and the creaking of the window, I thought someone was climbing in at one point nearly s**t myself! Anyway we didn't eat at the hotel as didn't think it would be up to much..but we went in the bar which was quite nice..prices were stupid £17 for a round of 3 drinks £5 for a bottle of cidar that I can get in the corner shop for £1.99! And the other two drinks were beers. Though the lady behind the bar was lovely she was run ragged on her own and couldn't pull a pint to save her life but hey ho. Plus the card machine took forever. The main doors at the front were also broken so any random was free to walk in all night! You would honestly have to pay me to stay here again.

Unless you expect 5 star this is an excellent hotel well situated. Friendly staff and good quality breakfast. Happy to return as the hotel is close to nice beach walks and the town centre. Stayed in a superior room which was more than adequate and very comfortable. This in my view, is a good hotel for ordinary people who maybe a re not too demanding. Reasonable price therefore good value.

We had two family rooms for a 2 night stay over the recent Bank Holiday, one was a large double with an additional sofa bed and en-suite with a bath. it was clean and comfortable and big enough for 3 people and luggage. The room however was extremely hot on arrival and the radiator was not available to guests to turn off. However with a quick word to the receptionist, it was quickly sorted whilst we were out. The second room 101 I believe was fantastic. A huge and newly decorated room with a double bed and sofa bed, large wardrobe and shower en-suite. excellent quality. The large bay windows looked over the front of the hotel and the road was very quiet and so slept very well. no sea views but this didn't concern us as we were 5 minute walk to the seafront and this was what we wanted to see! breakfast was speedy and of good quality. Full English suited all our party well! The location is central, walk to the seafront and beach and into town - great location for tiny tired legs! pier was being refurbished I believe so this would add to the attraction for future visits. We ate in the bar one evening - good quality pub food with a few nice specials and some good seafood options. very accommodating to a family with children. Bar was nice if a little small, staff were very friendly. We had the carvery on the second night which was clearly very popular with the locals too! Full house! Lovely meats on offer, choice of veg. Staff were good too. Car parking was available off street to the front - was a little busy during the carvery but plenty on the roads surrounding. definitely recommend and would like to return!

Booked well before; arrived and met by good reception staff. Allocated a large double on the front of the hotel; Very comfortable room with all you need. King sized bed which was very comfy. Good bathroom with all things you need incl. shower. Food was excellent especially the Sunday Carvery which lasted all day. Five minutes to either the sea front or the town. A generally nice hotel - fit for couples and families alike.

The hotel is well situated being just a short walk away from both the seafront and the shopping area. The staff throughout the stay could not have been more helpful. The breakfast was excellent - You can only choose 5 items from the menu but that is ample when delivered on a plate. There is also the breakfast buffet if you want to eat more washed down with copious amount of tea and coffee. We also took advantage of the Sunday carvery which was excellent. We were warned that during our first night that a party was booked in the function room and that there might be some noise. We actually entered the function room later in the evening and found a quiet table and enjoyed the atmosphere. A very pleasant stay and I would thoroughly recommend this hotel if you are looking for a good value break.

I stayed here with my wife and another couple on Easter Sunday. Staff were very welcoming and rooms were ample. The hotel is in a good location, only 2 minutes to sea front and a 5 mins walk to the pier. We did not eat in the Hotel so cannot comment but what I saw looked ok. Very good prices for a half decent hotel, and we will go back.

Called in here to eat, whilst staying at another hotel in the area. The bar staff were pleasant and the meal was nice, but the hotel was in dire need of refurbishment, It is very dated and tired. Apart from us, there was one elderly couple dining in the bar on an Easter sunday ! very loud, pop music playing on a very large T.V screen. Not at al appropriate for the clientele.

Arrived at the hotel adequate parking. Our room was large with a comfortable bed. The on suite needed attention. Dripping tap in the sink, shower fell from its holder and the adjustment was awkward. Lots of foreigners work here which I have no problem with. However , one guy at breakfast I could hardly understand which was awkward for us all and other guests. Location is good and I would return. Breakfast was fine but the Sunday roast was below standard and I wouldn't have the roast again.

first time we have been back for 5 years as we now live in Felixstowe. My wife and I called in on the spur of the moment for the evening carvery and it was lovely to see it had all been recently refurbished as it had been looking very tired. The staff were very friendly and the carvery as before was very good as was the price of £14-95 for 2 people. We will be back and recommend this place.

We booked a double room (£62 room only) for 1 night whilst in town to go to the Spa theatre. The hotel is centrally located close to town (but in a quiet road) near the theatre beach & rail station. The room was large (a family room) clean & comfortable with tea tray. The staff were friendly and helpful. there was a wedding on that night (we had been warned before arrival) but the music was off about 12 and all went quiet, since we'd been out & not got back much before this wasn't an issue for us, but it wasn't that noisy in our room anyway. Didn't pay extra for breakfast & didn't eat in restaurant so cannot comment on food. we'll stay here again next time we go to Felixstowe theatre. We don't go away to spend time online so cannot comment on wifi either but thats not what we stayed there for!!

I was looking forward to staying at the hotel but unfortunately it wasn't a great experience. There is a smell as soon as you enter the hotel, which carries on even in the room. The hotel is outdated and has an old feel to it. The temperature in the room is way too hot and I couldn't turn down my heater! There is no one at reception in the evening to help with any problems. The kettle didn't work. The bathroom is dirty and old. Terrible experience overall. It has to be either renovated or closed down!

The decor in places is very tired and the hotel could do with a facelift but the room was a decent size, as was the bathroom. The staff were a delight, welcoming, polite and friendly. The breakfast, at a very reasonably priced £7.95, was superb. Overall a decent place to stay, good location and I would stay there again should I return to Felixstowe

The food was good and the chef was very polite however the waitress brought over the bill when we hadn't asked for it! We wasn't in a rush to leave but we felt very rushed.we wasn't even asked if we wanted tea or coffee or any other drinks (standard procedure). The time was quarter to eight by the time we finished, so it wasn't like we stayed late.. I've been in the industry for many years and wouldn't think about bringing the bill over if you hadn't asked for it! Feels like customer service isn't the top priority and the staff needs training!

The room was OK for the money we paid. The floor was a bit creaky and the mains socket on the side wall near the right of the bed did not work and looked like it needed to be replaced as the earth pin was protruding. The wooden frame of the sash window had mould on the inside. There was a door stop mounted just behind the main door to the room which only allowed the door to be opened less than half way, this makes entry cumbersome with luggage. The bathroom sink and shelves appeared to be at a slight downward angle as items placed on them slid forward into the sink. We had the carvery for our evening meal which was good and had a sweet to follow which was OK , I had the lemon sponge which I assumed would have had lemon sauce on the top or bottom as this is how it usually comes when I have had this at other eating establishments however it was literally just sponge, but with the custard was OK I guess. The chef serving the neat never spoke a word while we were in the queue to any of the customers, he just looked at them and awaited their order, he did not look too happy and I found this a bit off putting. We never had breakfast in the morning as we felt it was a bit pricey, I think it was £7.95 for a 5 item breakfast which is a bit steep and higher than the price advertised on line. I noticed that there have been no management response to any of the reviews since May this year, I think the manager is still the same person looking at the literature in the welcome pack, so not sure why the responses to the customer reviews have stopped, but this does suggest a lack of interest in our views by the management team. Parking is outside the front of the hotel just off the road so is somewhat limited and customers would have to park along the street during busy periods, upon parking my car outside the hotel I decided to not use it until we left the next day just in case I had to park it on the road upon my return...

I stayed here last weekend with my wife. We were very happy with our room which had been recently refurbished, the staff were all excellent from the reception girl through to the Manager. We ate in the restaurant and the food was excellent with a good choice of traditional favourites and a carvery.

We hadn't had lunch here before but what a delight. The carvery was great with a choice of beef, turkey and pork. Two of us had the pork which was delicious and the beef very tasty if a little over done. All the trimmings were good and the puddings (from a long list) excellent. The restaurant was busy but not noisy thanks to the carpet and soft furnishings. Even my Dad who is very deaf could hold a conversation. This is very rare in a restaurant! Very good value for money. We'll be going again.

We stayed for just one night at the Brook and check in was not a problem once you had called on the desk phone. The bedroom was a nice size with an extremely comfy bed and we were looking forward to a good night's sleep. Unfortunately, at 11.40 we had a rude awakening when the fire alarm went off. This stopped after what seemed an age and on asking the young lady in reception in the morning were told that a kettle was too near the alarm in one of the bedrooms and had set it off. Please move it!. We had paid the bed and breakfast rate and we were disappointed in the standard of the food in general. Poor quality sausages, overcooked eggs and coffee kept warm in a thermos jug -NO! I would recommend just paying the room rate and having breakfast in one of the cafes in town as they are only a few minutes walk away. I heard that dogs are allowed in the hotel and hope it is only in certain rooms as some people are allergic to them This hotel would not be our first choice if we came to Felixstowe again

Great car parking right outside the front door, downstairs is very welcoming and nicely decorated, the dining room where breakfast is served is also very pleasant on the eye. The room was good size, bathroom was very modern although the shower head needed a good descaling as was so clogged up it was more of a spray than a shower. Bed comfortable and wifi was good. Biggest issue was that there are no plug sockets by the bed, thankfully as I am aware that some hotels do not yet realise most people use their phones as alarms and therefore put plug sockets at the other end of the room, I carry a small extension lead to both charge my phone and use as an alarm. Breakfast was very good

Stayed here one night and whilst the bed was comfortable, when coming to use the shower in the morning it didn't work at all. Neither did the toilet flush. Not a great start to my day. Complained to reception on checkout. No apology offered, asked for a partial refund was told to take it up with my booking agent. When they contacted the hotel, they denied there was any issues with the room & said a manager was available at all times. Avoid this hotel.

Hotel has a great location in a quiet residential area 5 mins walk from the town centre and 2 mins walk to the seafront. Plenty of parking spaces at the front of the hotel. Check in very pleasant and room very comfortable & clean. Wi Fi very good everywhere in the hotel. Only negatives were pillows are a bit on the thin side and the breakfast at £7.99 each is expensive for what you get, you only get to choose 5 items out of 8 off the cooked menu and the cold buffet is very limited. Although cooked very nicely, theres not enough food for the price & needs other choices like Eggs Benedict, Kippers, French Toast, pancakes, omlettes etc.

We had lunch restaurant was beautifully laid out white tablecloths lovely and clean with fresh flowers on every table, staff very pleasant immaculate appearance. Sadly the food although very cheap was a bit disappointing, we had fish and chips (2 for £15, the carvery the same price). A little dry and not sure what the fish was. We heard a couple of people grumble about the vegetables being very undercooked with the carvery. They would possibly be better to raise the price a little to enable them to pay a bit more attention in the kitchen. Would we go back yes, and hope we find an improvement, value for money cannot fault, a difficult review to write ??

Stayed over for a weekend break and was made to feel at home and immediately felt relaxed after a long drive. Wonderful service, excellent staff and the room felt like a 5*. Would definitely recommend this hotel to anyone wanting to stay in Felixstowe.

Lovely big clean room spoiled by lack of sound proofing. Expected noise from bar as we were above but could hear people talking all night long, after bar had closed, we were still awake at 2am. Have a tired child today :( Sash wondows were a bit cranky to operate and had to wedge one open as it wouldn't stay up and it got so hot. Pillows were on the thin side. Food was very good and ample portions. Staff very friendly and nice. Such a shame so noisy or we would be back.

Stayed at this hotel for two nights, very clean room, unobtrusive staff. Plain but functional room, good value for money. Didn't try the food but smelt good! Nice outside area for smokers. Very quiet too. Would stay here again, as the location is near both the beach and high street. Good parking too.

Started off well but sadly deteriorated during our stay. Room was presented well but faults showed over our stay. It was dated. Noisy from above rooms (sounded like furniture being moved around during the night early mornings). The bathroom & fittings left a lot to be desired. The bed was comfortable to sleep in but being on wheels tended to move just sitting on it.

Check in smooth and simple. Family room spacious but poorly laid out with a view of a brick wall and below were the waste bins. Weather was hot and humid and ventilation through the dilapidated sash windows was poor. Wall mounted TV with Freeview but some channels broke up too much to watch. Amazingly there was no extract fan in the bathroom. Clean and tidy but décor overdue for a refurbishment. Very mean amounts of bathroom stuff, only enough for one really. Staff friendly and welcoming. Breakfast good though not outstanding We did not eat dinner there as on Saturday nights there is no restaurant service as they do weddings in the restaurant area. We were pre advised of the wedding but not the lack of a restaurant for our one night stay. We had one drink in the bar which was overpriced and showing that it was due to be refurbished in about a weeks time. bar meals were available but the room not very nice - reminded me of an old Working Mens Club being bright and characterless. The wedding music ended promptly at midnight but shortly after there were some horrendously loud banding noises coming from down below - maybe the DJ clearing his/her stuff out. Would have woken us easily. So if you are a light sleeper best to check for weddings before booking for a Saturday Car parking limited in the hotel grounds but plenty free on street nearby.

This is a pleasant hotel albeit somewhat dated. Everything is functional and clean. Could do with air conditioning for hotter dates and nights....this really is a standard feature of all modern hotels in the same price bracket these days. On arrival and departure, there seamed to be one lady manning the reception, which was ring the bell for service, and running a wedding party, I am not sure how this would work when busy. All in all, worth a stay.

We loved our two nights at the Brook! Beautiful, clean rooms. Very nice and accommodating staff. The location is perfect. Close to the beach, shops, and restaurants. The rooms are large and the beds comfy. Would definitely recommendation.

The hotel was very good for the price paid. It could do with a makeover, especially the bathroom but it was very clean and the staff very nice. We had a lovely evening in the bar where we were served by Hazel. She was so friendly and couldn't do enough for you, a real asset to the place. Would also mention Mara, a very good receptionist.

Didn't catch any fish...not the fault if the hotel. The town center is very quiet and old sea side town..local sea angling shop nearby and several pretty good restaurants. Plan to return later in the year.

There was a party of 11 that stayed over two nights. The room I had was clean and spacious and good value for money. We had breakfast on the days we stayed and despite a little issue on the first morning breakfast was good. Staff were excellent and we're always there to help. There was a private function on the Saturday night but we sat in the bar and had no problems . Slept well as the hotel is in the quiet end of the town although only a short walk to a good number of shops. Felixstowe may not be on everyone's top 10 of places to visit but it is a busy little seaside and on a hot Jume weekend was a perfect place to be. The cold beer in the garden helped!

Stayed here on business as I was working in the local area. Not somewhere I would choose for leisure. The hotel is in need of a makeover but it's clean and well preserved. The restaurant was a disappointment, menu selection was carvery or fish and chips. Wine selection very limited. It served its purpose but I wouldn't choose to stay here again.

Stayed here for one night in May. The receptionist was so friendly upon arrival. Our room was very nice, slightly dated but fine. We had a carvery in the restaurant in the evening which was excellent and good value. We then had a couple of drinks in the bar and we were served by a lovely lady, who certainly was an asset to the hotel. The only problem with our stay was the next morning when I tried to have a shower and it was virtually impossible to get any power to it or to set the temperature correctly. Apart from this we would recommend the hotel and would return but would either check shower before or ask for a different room

Carvery dinners are OK except the vegetables are a bit over done. Lots of variety of vegetables and 3 choices of meat or poultry. Gets very noisy for Sunday lunches. Can reserve tables for special occasions. Have had special events; different countries cuisine with music/dancing. Recently bought by Best Western. The rooms look reasonable for the price.

We stayed the weekend and throughout enjoyed the time spent there. Staff was friendly, we had a delicious meal from the restaurant, the facilities were nice and we were able to stay with our dog, which is a plus. The only down side was that there was a wedding taking place and we were only informed about it on our check in. Because of that, it was quite noisy until late at night.

This hotel surpassed our expectations. The described situation was indeed just a couple of minutes from the sea front: the receptionist was friendly, efficient and very helpful. These positive attributes continued the following morning when she took our orders for the well cooked and plentiful breakfast. Our bedroom was quiet, not luxurious, but very clean and with plenty of drawer and hanging space should be it be required. On this occasion we were there for just one night, but having never visited Felixstowe before, we intend to return to this area when we shall certainly stay at the Brook Hotel again.

We stayed for two nights. The room was clean and comfortable but the view was a brick wall. There was no way to turn off the radiator, as the valve did not work. There was also no extractor fan in the bathroom, which made the room damp. The television was intermittent and you could not guarantee that you would see the end of the program. It was a very noisy room, with various noises day and night. We had the carvery on the first night, and a bar meal, the second. Both were reasonably priced, and well presented. The breakfasts were also plentiful. Although there was a menu on the breakfast table, there were none on the dinner table. The only menu was outside the restaurant, on the wall. Staff were friendly, and helpful

I have just stayed here this April , and i found it thoroughly enjoyable. The whole place was very clean and extremely tidy. The staff were all very nice and the food was faultless and hot. The bar also had a great friendly atmosphere. My room was really nice and the bed was very comfortable as was the bath. I would most definitely stay here again.

The rooms at the Brook Hotel reflect the inexpensive price of our stay. They are well appointed as you would expect from a Best Western, comfortable, clean and reasonably spacious with flat screen TV and WiFi that worked in the room. Where the Brook Hotel wins out over others of the same price is in its staff. We traveled with a baby and a young child and the staff at the hotel went out of their way to make our stay as trouble free as possible. They kept the toddlers food refrigerated for us, heating it up when requested, supplying us with a high chair outside of their normal restaurant hours and generally being amazingly helpful. A big thank you to the staff.

We booked a cheap stay at this hotel Saturday night. The room was fine. However, the service was a good bit below standard, although the staff were trying the lack of professionalism showed. We ate at the restaurant and to our surprise we were the only diners due to mothering weekend the waiter tried his best but persisted in erecting the breakfast buffet table next to us while we ate, which was off putting and we never saw the wine list just giving the most expensive bottle of wine on the list. The bar although friendly and we were guests running a tab we were asked to sign for every drink even though they held our card details and had a prededuction arranged with reception. Overall you get what you pay for and just pleased it wasn't the full rate. Would we stay there again? Probably not.

I'm amazed that this shoddy place carries the Best Western brand. My room was large with a really nice window but filled with cheap furniture, a bed head that wasn't fixed to the bed or the wall and banged loudly against the wall whenever I moved, curtains that were partly hanging off the rail, an unnecessarily small bathroom (the bedroom was large, plenty of room for a decent bathroom), a broken shower that soaked the bathroom when I ran a bath. Breakfast was well cooked but served in a room that was more a store cupboard (the restaurant was being used for a breakfast function!) and limited to 5 items (like a supermarket cafe, not what one expects in a hotel restaurant). I chose this place because I trusted the Best Western brand and they've been okay before (I stay away once or twice a week). I'll not be using this hotel for sure and I doubt I'll use Best Western again.

Friendly receptionist, large modern rooms and a comfy bed - what more could you need for the price? Room service was available and fast and good quality, we were really impressed at the quality of the cooked breakfast, and although we felt the car was exposed by the road there were no issues. The corridors are cold, but the room were fine. The hotel bar was also showing the sporting event I desperately needed to see which made me very happy. Have struggled with noise at other hotels in felixstowe. No issues here.

My husband and I stayed here for two nights, a Friday and a Saturday. The room was large but very dated and not as clean as expected. The second night we did not sleep a wink, the room next door were talking and shouting loudly all through the night. We did call reception a few times to see if they could ask them to keep the noise down, which they did, but this didn't stop the shouting and moving around loudly throughout the night. We asked to move rooms but there was no others available. Wouldn't stay here again.

Reception staff friendly, Dogs allowed in bedroom only. Bedroom large and comfortable. TV flat screen. Spacious room, bathroom separate, but shower a bit old. bath available, bed comfortable but headboard not joined and bangs against the wall. we have eaten in restaurant before and carvery is enjoyable. They do have bars and space to sit. Not bad, but a bit dated, stayed in other Best Western hotel recently in Portsmouth, and this one is no where on the same level as that hotel.

The staff were helpful and friendly. Our room was small, quite clean, tired and very noisy, we had to move rooms at 10.45 pm as the water pipes were making such a loud noise we could not sleep, there are evidently on going problems with the water pipes (this is what reception told us). The second room didn't have water pipe problems, it was on the ground floor, it was larger, not quite as clean (lots of cobwebs)or tired looking but we could hear everything said and every movement from the room above. The occupants of that room didn't sleep much they seem to spend most of the night talking or walking around the room. Also the shower curtain pole in our bathroom fell down in the middle of the night, leaving plaster etc. all over the bathroom. The bed was particularly uncomfortable, the mattress was worn, with deep groves and springs showing through. So all in all we didn't get much sleep, and we couldn't wait to leave the place.

Having grown very tired of the 'wedding disco roulette' at the local competitor the Orwell (where you may get a room directly over the function room and the disco doesn't end until late) we checked in as a family to the brook. Things started brightly with a smiling and friendly receptionist, some fantastic fresh food quickly served as room service, a huge freshly decorated room and bathroom and... Most precious of all, a decent nights sleep. Breakfast was awesome this morning and the staff remained just as warm and helpful. Strongly recommended.

I have to travel to felixstowe for work on a Wed, Thurs, so stay overnight Wednesday. I was meet with a very pleasant Receptionist, very quick sign in. The room was very nice, clean and tidy with every thing you need in a room and ensuite. I do have to agree that in this day and age there could be a couple more three pin plugs. The Carvery was very good as were the staff who served me and I was not disappointed with the well cooked fresh breakfast. ALL staff were very friendly and polite and they all had a smile and would say "hello: to you. The staff gave me the impression that they all enjoyed working as a Team at this hotel. Well Done. I look forward to next week.

Booked with just four days notice into one of the family rooms at this hotel. Was just staying overnight whilst visiting friends who live locally. For a 3-star hotel this was good quality - clean rooms - great shower - comfortable double bed plus a sofa bed that would take two - big tv - free WiFi - breakfast was great. Never tried the restaurant, but I suggest you ignore the other Trip Advisor restaurant reviews because primarily hotel restaurants are there to look after hotel guests. And as for the staff - how often do you go to a hotel and find the cleaning staff who smile and say good morning to you? Full marks for all the friendliness.

Booked this hotel not knowing what to expect but we're pleasantly surprised we stayed for two nights to celebrate the new year. I am really not sure why there are bad reports on y his hotel the room was clean comfortable and nicely decorated plenty of hot water for baths only negative is not many plug points could only find one. Food was good breakfast beautifully cooked Carvery brilliant Fish and chips to die for New years eve party was brilliant and we would definitely book again if we had the time off work The staff were fantastic loved Hazel behind the bar who gave plenty of tips for things to do had a wonderful time and will definitely return

Attended my husband's works Xmas party at this hotel. We booked to stay over for one night myself husband and teenage son. We booked through Expedia being assured we had been given the best rate for room and breakfast. On arrival at hotel receptionist actually told us we had paid well over the rate and she quoted that she would have given us same room us brekkie for £30 less than we paid, not a great start. Anyway given key for room, have to say extremely disappointed not what is potrayed on their website at all. Room was dingy with a very well worn chair on the corner the dressing table had the tea cups and kettle on it so no room to put anything else. Next to my sons bed which had no pillows was a huge crack in the wall and above the bed some strange prints that didn't go in the room at all. The bathroom was awful with one light out a pitiful shower that would struggle to get a mouse wet. It was do high up on the wall could hardly reach it. The bath needed re grouting. The sink taps were wonky and the noise when you flushed toilet or used shower well it was truly awful very noisy. Really terrible room needs upgrading badly. The party buffet was abysmal stodgy food which was like warm we paid £25 a head for the party what a rip off no way did that good cost that. The entertainment was two male singers who were good but so loud you could hardly hear what the person right next to you was saying. Needless to say left party early. Only saving grace was the breakfast which was very nice. I certainly would not stay here again as room and facilities let it down very badly.

very friendly and helpful staff clean well sized room cleaners came daily and left clean towels and were very helpful restaurant quite reasonable but limited choice only cons no shaver socket and shower flow a bit weak

Visited today( Sunday) very busy ,always a good sign went at 2 pm, as fully booked 12-1 and 1-2 very relaxed meal with our daughter & son in law . Good choice of food all well cooked staff friendly didn't feel rushed in fact stayed till nearly 5pm A pleasant relaxed afternoon ?? Will def return x

I came here for a school trip and I understand that it was very hard for 30 12 year olds to keep to the rules. Everyone commented on how amazing the food was what unfortuanatley ruined the experience for me was there was a brown haired pregnant lady who worked there who I found extremely rude and unkind but apart from that I had a pleasant experience.

Great hotel in the heart of Felixstowe. Fantastic family suite, beautifully decorated and great amenities. The cooked breakfast was also really great. If in the area I would highly recommend staying here.

Had a lovely weekend stay at this nice clean friendly hotel. Good location for both town and beach. Enjoyed watching the rugby in the bar even on the screen attached to the pumps on the bar. Only downside was the amount of emails I received before my arrival. One told me breakfast at the weekend would be served till 10:30 however on arrival to be told this was not the case. I also received another email asking me to download an app that would be able to do or sorts of things once at the hotel including be used as our door key. Clearly once been handed an actual key for the room I soon realised the app was totally useless. But neither of these minor issues bothered me. The hotel is not much to look at but the room size was nice and large with a huge comfy bed

We stay here at least one a month. Excellent food and excellent prices. The staff are brillant especially Kate and it is very near the beach. Will always return assuming nothing changes. You can take you pets and recently they have made many improvements to the rooms

Every year in Felixstowe is a lovely event call 'Art On The Prom' where local artists can exhibit their work and the whole thing has a super carnival atmosphere. Deciding that it would be a great way to walk of a fine lunch we decided to book at The Brook for lunch. This extended piece of Victoriana lacks a little bit in the sparking decoration area but it does have a nice big public bar with a good snack menu. The main dinning room is a really nice spacious area on two levels with windows looking out on to a bright patio area. There was the usual Sunday Lunch Buffet offering Turkey, Beef and Pork plus some Pigs In Blankets ( sausages wrapped in bacon). The vegetables were not a perky as they might have been but it was great to have the option of roast & mashed potatoes. The Yorkshire Puddings were voluminous, the Stuffing very tasty and all was complimented with a good gravy. If you are visiting Felixstowe on a Sunday you could do a lot worse than booking your luncheon at The Brook Hotel.

Although we only needed one night, we found the staff very friendly and helpful, reception was bright airy and clean. Room excellent, en suit, very clean modern, well stocked with the usual shampoo etc. Restaurant was clean, staff again very friendly and efficient, the food was very well cooked and presented, service quick. Parking was tight on premises but street parking was available in a quiet pleasant area so no fears there. Check out was simple, again (different staff) but still very nice We would certainly stay here again. As we only stayed one night of course we didn't use all the facilitates, but based on what we saw, we are sure the rest of the hotel would be,just as good.

We had a comfortable stay in what I would describe as a traditional room for a seaside hotel. Bathroom could do with some improvements. Good central location, easy to find. Check in and out was efficient with no problems.
