Not the typical Best Western.I had problems with the internet for the first two weeks. When bringing the issue to staff and management they kept saying it was working. Manager Ownerthreatened to make me leave when questioning him about being over charged. When I asked for my room to be cleaned the housekeeping staff only changed towels and took out the trash.

So I wasn't expecting too much based on the pictures as it looked liked your typical old motel style property. Upon arrival in person I still felt the same way. However, I was pleasantly surprised with this stay. The rooms have obviously been upgraded over the years and conform to what one would expect today. The bed was surprisingly comfortable, and I had no issue with it although the pillows were a little firm for me. Would be nice if instead of 4 medium to firm pillows that they could split it with some softer for those that don't like firm pillows. The breakfast was actually better than many I have utilized lately, even at the more upscale chains. They had scrambled eggs, sausage, biscuits/gray, waffles, along with the standard cereals, yogurt, breads, juices, etc. Unlike stays at some competitors, the internet speeds seemed to be quite good and I had no complaints or problems doing any of the business that I needed to do at the end of the day. The main downside is that it is not really near anything else but a gas station so you will need to get back on the freeway an exit or two for dinner. No safety issues staying here. All in all a good stay for those passing through like myself.

Make sure when booking that is property has stairs for 2nd floor and if you have trouble climbing make sure you get a 1st floor room, This property has good pricing for the rooms you get, great breakfast and very good,

Very nice secluded motel , nice views ! Far enough away from traveling public , with convenience store next door in walking distance. Small dive bar with home town atmosphere. Very nice swimming pool area.

Room and linens were totally clean. Great breakfast with a wide variety of cold and warm food choices. Food was tastefully presented. Staff were courteous, professional, well groomed and friendly. I had reservations. Check in was without a glitch.

The Website shows a much cleaner updated nicer room than what I actually was assigned furniture was old carpet was dirty shower had hair I would like a refund front desk clerk wasn't very knowledgable and the pool is still not open

The hotel was extremely dated. I was having trouble with my fridge which did not get resolved during my stay. That was an issue because I brought all my own food. I had to use my cooler and ice from the machine. Otherwise it was a safe place to stay. The staff was pleasant and the breakfast was well stocked.

Room and furniture are dated. Staff was extremely rude, and would not allow me to rest in the lobby area. They made up rules about having luggage in the lobby area and in essence insisted that i was to leave.

I am having a love / hate relationship with my stay here. I love that you can park at the entrance to your room and the room's sliding door onto a grassy area and the pool. Traveling with a dog this was great. Room was clean and wifi ok.. However, many electric plugs and lights did not work. Burn hole in blanket, ugly bathroom door and wood trim. Mostly I was not happy when I wanted some cutlery and paper bowls from the breakfast area was told ok but NOT to take any breakfast food items or the butter or a pack of instant oatmeal etc.. as the young desk clerk was instructed so! Wondered why they had packaged breakfast items out then? Seemed petty to me...

How fun! A beautiful quality motel where we can park right outside our room door. Beautiful field out back. The bar was fun and seemed popular with the locals. The rooms have a nice sliding glass door in the back. The breakfast was good! Hot water just took a little time to come in.

I would bring our family back to this place. If you are just coming for a bed and shower then you may be happy with this place. Make sure you ask for a non smoking room and the pool is nasty with green algae on the side all around the pool,

I expected more from the Best Western brand. Check-in was extremely slow because the staff was not trained properly, the bathroom was dirty, and the bathroom door was so ill-fitting that I had to throw my body against it each time just to get out. The bagels were soggy and mushy from being frozen and not properly thawed before being set out. The rest of the breakfast was ok. The location was fine. It was inexpensive, which is the best I can say for it; however, I won't stay there again.

Terrible, smelly rooms. Unsafe entry door. Fridge, microwave, coffee maker couldn't be all plugged in at the same time. Toilet tank lid not on/didn't fit, chipped tub and nasty caulk. Lamp shades stained and dirty. Overall, not good.

Writing this at 2a.m. on night two of a painful, sleep deprived three night stay. My husband is equally awake again tonight because these beds are horrible. The Flintstones had more comfortable beds than these concrete slabs. It's not just us...we are part of a group, and everyone is talking about it. Even taking Advil before, during and after the attempt at slumber is of no use. We will be in Sulphur Springs again next month, and we will stay across the street. Oh, and the Wifi is too weak to even work in our room... I hate this hotel stay.

Had a good trip and the rooms were clean but a simple request to replace the TV because it did not work and they said only way to get a working TV was to change rooms. A couple of the electrical outlets did not work.

What has happened to this property??? It was so awesome... hubby and I came all the time for mini breaks. This visit, though, was disappointing. Hard beds, tv and internet trouble.. super frustrating. We wanted to stay longer but I literally couldn't sleep on the bed anymore.

I booked a suite for only $8 more and enjoyed separate living and kitchen area. Furniture was comfortable and room was clean except the microwave had crumbs in it. Separate buildings are quieter, sliding door out back makes nice views and easy access for fresh air.

Typically we find Best Western hotels to be a great value. Unfortunately this location needs to provide better training to front desk staff. At check in, I informed the front desk person that I would be using a Best Western gift card. That evening I noticed that my credit card was charged the full amount for the room. The next morning at check out, after waiting for the front desk person to return to the hotel for a short time, I brought this concern to the person at the front desk. This was the same person who started the check in process the day before. She assured me that she had process the gift card correctly but for some reason it was not working. She said that I should call later and speak with the manager. I called back in the afternoon and was told by a different employee that the manager would not be working. I explained what had happened and she remembered me because she had completed the check in process the day before. At this point I was frustrated because I had presented the gift card immediately, it should have been correct from the start. They had the opportunity to correct it by contacting the manager but failed to do so and we're unwilling to contact the manager. Also slightly annoying was the fact that breakfast was supposed to be grab and go but was not offered and was unavailable when I checked out at 6:45AM.

We travel from Missouri to Houston a couple of times a year to visit family. We have tried several locations but for the most part, have no desire to return. I tried this location since it had really good reviews. The property is clean and updated. The pool is nice and there is even a bar located on the property. We went to town for dinner and found a lovely community with many excellent options for dinner. We will definitely make this our half way stopping spot in the future.

Stayed her for an overnight golf trip. I understand the whole COVID19 thing, but when their sign at the check in desk says to-go breakfasts will be available, and the next morning they say they don't have any and direct you to a gas station next door, I get annoyed. Plus we woke up with tiny bite marks all over. Only got a canned response after filling out the review the sent me afterward. BW has always been our go-to. But we have had two bad experiences in a row. Ruston LA last night. We have Vicksburg one reserved for next weekend. Last chance for BW...

The reviews were right, this place is amazing! Stacey checked me in and made sure that I had everything that I needed. She went out of her way to give me a quiet room that I requested. The hospitality is superb and they really care about their guests. My room was spotless and comfortable. I slept so well and did not hear any highway noise. This Best Western is now going to be my go-to on trips from Texas to Tennessee. I am so excited to have found a hotel that I can count on, on my route. Oh, and did I mention the breakfast? It is a notch above most hotel breakfasts. It even has a soft serve yogurt machine. I actually can't wait to come back!

My family stayed in the Presidential Suite. It is very nice and roomy. There is a kitchen with a small table and 4 chairs, a living room with a sofa bed, lounging chair, TV, and electric fireplace. There is a sliding glass door to balcony in the living room and the bedroom, and the view was very nice - a peaceful field with the cows. The balcony is the walkway for the upstairs rooms, so it is not personal from other rooms, but still very nice. The bedroom has a TV, also, and a desk and office chair. The bathroom is large. There is no bathtub, but a shower. The shower has an overhead shower, as usual, but there are also 2 shower heads that you can turn on to shower your back. I'd never seen that before, and that is nice. The decor is very homey and welcoming. The staff are very friendly and helpful if you need anything. Breakfast was alright. The exercise room has a treadmill, bicycle, and a nice weight station where you can exercise different muscles at different stations, choosing how much weight you want to lift or pull or push. You could also get some exercise just walking around the property a few times. It is far enough away from the highway that we did not hear much traffic.

"Saved us from a huge storm"

Five of us ladies were stranded in Sulphur springs during a huge storms with tornados and flash floods in the area. We stopped at this Best Western and they found us rooms for the night. Their rooms were really nice and clean, the beds comfortable, and the breakfast fantastic. I think it was the best breakfast I have had at any hotel. The man cooking the food waited on us like a nice restaurant. The person at the reservation desk was so helpful and kind also. I highly recommend.

The hotel is exactly what one should expect for $51/night. The room was clean, the mattress was very firm and did not have a sag in the middle. There wasn't a clock in the room; I prefer not to look at my phone in the middle of the night to see the time. The shower was just luke warm for two of my three nights. The breakfast was good, they had a nice selection to chose from.

Terrible place to sleep unless you like beat of bar music until midnight! So loud can't even drown out with A/C fan noise. Ugh-so much for sleep! Bathroom door hinge busted, Not recommended-will not ne back!

A late night storm made us stop before we had planned. This Best Western served the purpose. The rooms was comfortable and clean. The rooms were spread out as the hotel has several non attached buildings. The included breakfast was pretty good.

everything was good, breakfast was great and service for breakfast was outstanding. Only two problems. The bed was broken down on one side and the bathroom john was too low without any hand rails. We will be visiting the area for the first six months of next year. we will try this hotel one more time and if we do not have the problems we had this time, I can give a much better rating.

The hotel staff are very nice and attentive. The hotel is an older hotel and the hotel and grounds are maintained very well. I didn't eat breakfast there on either days so I can't comment on the quality of their food however the area did look very well organized and very clean.

"Poor air conditioning"

The temperature did not get below 80 degrees in the bedroom. The living area got down to 75. Luckily I had taken a fan. The thermostat was set on 70. We had to ask for wash cloths (none in the room). I was given a 20% discount because of my issues, which I appreciate. I would have rather had a good nights sleep...

my check in was prearranged over the internet and by phone. So when I arrived to check in , all i did was show my reservation number and driver's licenses , then the room was really cool because of the weather in Texas , the beds were extremely comfortable and the pool was very nice, all in all the best place to stay.

The last day of our 2 week road trip, Picked the town for proximity to DFW airport where the rental car was to be returned Initially thought the location might be a bit far out of town but then appreciated the rural aspect. The room was upstairs in a separate building facing a farm , not backing onto the pool like the others, No lift but managed to get bags up. It has a rear shared balcony ( we did some clothes drying out there) We had the king suite and it was large two room affair with a separate lounge area which we used for reading, didn't turn on the tv but assumed it worked. Asked for directions for food/town etc and headed off, checked out the town square(very nice) and found a great wood fired pizza joint for dinner It was really hot so hit the pool when we returned. It was clean & very refreshing, had a lengthy chat with some other guests. Quiet place to sleep, comfy bed. Brekkie was identical to the others that I've remarked in so I won't go over that again, suffice to say, nothing changes and after 2 weeks we are looking fwd to proper full breakfast choices. We asked the reception to check our previous nights's BW accomodation for some lost property which they did promptly and ultimately successfuly, much appreciated . Overall a pleasant experience

The accomodations, cleanliness, and hospitality far exceeds the price. I booked 12 rooms for my softball team for 3 nights. Myself and all of our parents were well pleased with our stay. Lenny, the manager, and his team went above and beyond to insure that our stay was enjoyable. The few minor issues that we had were handled with the highest priority. I too had initial concerns about the onsite bar after reading reviews, however, it was not a rowdy place or a problem for us at all even over a Friday, Saturday, and Sunday night stay. Great location, great breakfast, and great folks! We will definitely stay here again.

Like most Best Westerns, very clean facility and pleasant staff. What I liked particularly about this facility was the layout of the units. My unit had a shared patio overlooking the pool with a community walkway. I stayed on a weekday so all was quiet. The other buildings are not connected which is nice if you want a room away from the pool and overlooking undeveloped land. Work out facility, lounge and laundry room. Very well thought out property and convenient to highway. I would definitely recommend and stay here again.

I will say the positive first. The staff was very friendly and check in and out was quick and easy. The bed was comfortable and no noise so we got much needed sleep. The only reason for 4 stars and not 5 stars is because the air was not on when we entered our room and it was very hot....it took a hour and half to cool it down to a temp where we was able to go to sleep.

I really liked the hotel. It was not overly fancy, but the people were so nice and the bar in the hotel was awesome. I would only suggest you put more than two towels in the bathrooms. Sometimes I want to take more than one shower and I like more towels. I would definitely stay here again!

Several weeks ago my granddaughter and I were heading east through Sulfur Springs and my granddaughter stated when have been in the car all day, I can't do it any more. With those words I tried (stopped and 3 other places first) to find a location where it was clean and we would feel safe. I was dubious when I stopped at the Best Western Trail Dust Inn and Suites due to it was a motor lodge with outside entrances but it did look very clean. Stopped in and spoke to Patsy, the night clerk who was friendly and put my mind to ease. She had 2 rooms left and I took the one closest to the freeway. She advised me that we would be totally safe and she had cameras everywhere. We got to the room and it was clean and very "homey" . Shortly after arriving in the room our phone rang and I was Patsy calling to make sure we got in all right and checking to see if everything was ok. Yes, it was and we had a great nights sleep before hitting the road again. We missed the breakfast (we were sleeping so good), but I know they start everyone's day with a hot breakfast. We will be back, and thank you Patsy for your kind concern!

When I arrived it was not very late, I expressed that I was alone and wanted a quiet room and a hot shower. The night lady sent me to the very far back of the property. Darkness and men standing outside thier rooms on both sides of me. I felt very uncomfortable. The room lights are out and or very dim. Then the noise from the bar!!. Trucks and cars blasting music and people outside. I went to the front desk and asked for a refund. I hadn't even gotten a shower yet. (8:30). I was told the best they could do is move me to a suite. That was a least away from the noise. The sheets had clearly not been changed. I got housekeeper to change first thing in the morning. My son came and spent the night,his wife said she had to sleep with earplugs due to the music and noise from the bar. Plenty of other options in area,I suggest you find one.

This hotel has a delicious breakfast included, friendly staff, clean big rooms, BUT it is right ON the interstate so lots of traffic noise and in the night I heard a train??? Also I was in a ground level room and the people above me kept me up past midnight and had me back up at 7am...wasn't many people staying there so WHY they put someone ABOVE me instead of a room or 2 down from me is silly and not using good sense. I would stay again but only on the top floor (2 levels)

The room was clean, the parking great, and the bed comfy. The desk staff was very friendly and helpful. But the place was in rough shape. It is a great, inexpensive pet-friendly close to the interstate and Dallas.

We stayed here for the location and because breakfast was included. The service was good but the food and room were not. My aunt had the faucet break I. Her bathroom. Our room smelled like chemicals. For breakfast even the cereal was old. Then the cream for my coffee curdled. Only stay here if price is all that matters.

There were spiderwebs all along the walls and a dead bug on the floor. Visible hairs on the pillow cases show the sheets had not been changed and the sliding back door was unlocked. Dirty and not very secure. Once we made the lack of corniness to the person working the front, he apologized and gave us another room. But not before making the excuse that “this time of year bugs will always try to get indoors.” Will not be staying there again.

Only stayed here for two nights. It's not a pleasant hotel. Booked a non smoking room. When we got in it reeked of cleaning chemicals, which was later acknowledged by the manager to be a common problem. Once that smell died away, after 24 hours, the room stank of stale smoke. It smelt like people had been smoking in that room for years. The bar had an unwelcoming atmosphere and when we got back to the hotel at night there were quite a few mulling around the car park and on and out of cars etc which didn't feel massively safe. Won't waste my time and yours by saying much more. Avoid unless you are desperate.

I had to stay in Sulphur Springs for a taekwondo tournament. The tournament host had suggested other local hotels where he was able to get a price break but no offers or deals beat this Best Western. The room was clean and smelled good. It was nice to have a balcony. The area and parking lot felt safe and was quiet for a Friday night. It's near the highway but never heard the noise. I will stay here again.

I usually book through a hotel website but needed something closer. Even though the hotel is a bit older I found it to be a hidden gem for the price. I got a king suite and was very pleased with the living room and bedroom spaces. I checked in later in the evening, I wish I could have been there earlier. I would have enjoyed just relaxing in the room on the couch or chair. Close to the interstate and multiple restaurants. The room was relatively quiet and the shower was nice. My only concern was the toilet faced the tub so it was a bit cramped.

This is an older hotel but they've done their best to update it. We stayed in the suite and it was roomy enough for our kids to have their own tv area. It was clean and everyone was friendly. Free breakfast as always.

Reasonably priced, nice pool, and great breakfast. Easy off and back on I-30. short distance to many good restaurants. Bar not so good; seems to be a hangout for locals and bartenders seemed to be more interested in hanging with their friends than taking care of customers.

If you want rest-don't come here! Bar that was loud into the early morning so that we couldn't sleep until 1am, and our room smelled like mildew. Reached out to customer service and manager emailed me apologizing and hoped I'd return. When I asked for a refund—radio silence! Poor customer service!

We was in Sulphur Springs for State softball tournament. The manager here went above and beyond to met our needs. The hotel was completely book and he stayed on his toes. Hotel was very clean and comfortable. And the guy that cooks breakfast also did an amazing job at making everyone happy . Awesome group who work here at this best western. This BP hotel is near the I-state and the hospital and is either brand new or newly renovated. Nothing special from the outside, but inside our room, it was as nice as any Marriott I've been to. Even allowed our small dog for a nominal $15 fee. This will make us check out other BW's in the future.

We were here for a family event, with numerous family members staying here. The accommodations were adequate and reasonably priced. Breakfast was good. The rooms were clean and comfortable. We stayed in a suite on the 2nd floor and had the most amazing view. The room was very quiet in spite of the hotel being adjacent to the highway.

This is the best hotel I've stayed at while traveling. The staff at the hotel is very knowledgeable and friendly. Everyday each staff member I passed greeted me. The breakfast is very delicious and attended to by a very nice attendant. Very convenient to the 24 hour gas station next door that has food. I will definitely stay here again when I am back in town.

This property is in need of some updating. The room had a sweet cleanser odor to it. Like they were trying to mask something else. Not pleasant at all. The room was clean & the bed was comfortable. The lack of usable outlets was very annoying. The one outlet that I could get a plug into didn't even work. This is the 21st century we need to be able to plug our phones, laptops etc in while in our rooms. The breakfast was fine & the staff were very nice. This is a motel not a hotel. I wish I would have looked at it closer before I booked it. We also had no problem hearing out next door neighbors, which was not good. I would probably not stay here again.

I have stayed here before. It is easy access right off the Interstate. Ample parking including spaces for Big Rigs. Check in was a breeze with the very friendly counter guy. Recognized my Lifetime Diamond Status right away! My room was in building 5. It was huge - perfect for a longer stay or if you have kids and want some privacy. It was really 2 rooms that were very warm, cozy and inviting and did I say CLEAN! Very, very nice. The Workspace was great with loads of plugs. Great Wi-Fi signal. My bed was so comfortable I didn't want to wake up! It is very, very quiet - the room had central air. The bathroom was great size with hot and powerful shower. Breakfast was a pretty good spread and the buffet clean. They have an outdoor pool but it was still closed when I was there. I will be back for sure!

William greeted me at the check-in desk Friday, January 26th. I was very tired and had forgotten my Best Western Rewards card but chose to stay anyway as William was not able to find my Rewards number for a night's stay with points. Really glad I did! Parked directly in front of my ground floor room, no guests on the other side and Happy Hour had just begun at the bar on the property. Breakfast was delicious, thanks to Pat and Joe. Pat was cheerful and friendly, checking me out and Joe chatted with me at the desk. I thanked them for cooking my breakfast. Would stay there again gladly.

Was not very happy about the way I was treated when I checked in. The girl at the counter was telling me that they don't make any money on the room when you use your points therefore she could not offer me an upgrade. Even after I told her about the special occasion my wife and I were having it's not my problem that the hotel does not make any money when I use my points so I shouldn't have that rubbed in my face especially with my Elite status

We stayed in of Mar. 2017 then again Oct. 2017 and have noticed a decline in the motel and service in this time frame. But, I also am looking at it with a new perspective since this trip I am wheel chair bound. It at the present time is still worthy of a stay, but they need to refocus on the overall all picture before back sliding to far.

On our way from Memphis to Dallas we stayed over for one night At Best Western Trail Dust Inn. room was good. Free WiFi and a breakfast. There is a small Club/bar on Site, we were made very welcome by the bar tender who helped us get delivery of a pizza, which we ate at the bar. The breakfast was good too. Good hotel for a stop over.

The Trail Dust Inn in Sulphur Springs is a wonderful place to stay. The staff is friendly and helpful from the front desk personnel to housekeeping. The rooms are very large and spacious as well as very clean. I would recommend the Trail Dust Inn to anyone.

The person who worked the front desk and breakfast were wonderful individuals. The outside is average but room need paint, new carpet, new curtain and need fresh look. But sleep good and breakfast was good. Did not get use the pool because the hours are so short should be 24 hours.

We stopped there for one night traveling from San Antonio back to West Virginia. It was very late at night and the guy that waited on us was very friendly and helpful. I think he said he was an assistant manager. The room was nice an clean, and quiet. Breakfast was good and the man that worked that area was also very friendly. We would definitely sty there again when we go back through.

Their breakfast included real cooked scrambled eggs. The man cooked them by himself and delivered them hot off the griddle. Yummy! The room was OK but in front of my room was the BAR! Their drunken guests were very noisy at the parking lot. Next time if I stay this place, I must have a room far away from this bar!

The carpet felt sticky, the entrance tile looked dirty, bath area cramped. Did not like the Bar at the rear, I was told "if it gets to noise let us know"???? I do not feel secure in those situations. If I have a choice I would not stay again. I did not eat breakfast, so no comment. Both the night and morning clerks were very pleasant.

Every time I stay the staff is very helpful. Lenny is always great about helping me find transportation to and from local eateries and stores. Joe does a great breakfast in the mornings; Hot Eggs, hot sausage, Texas shaped waffles, and yogurt along with fruit and what ever you could possibly want to eat.

This is motel style with all rooms with entrance from the outside. The room extends the whole width of the building so everyone gets a view of the really nice pool area and with a balcony on the second floor. Didn't think to ask if there was an elevator so don't ask for second floor if you have mobility problems or heavy stuff to carry up. We were stunned when we walked into the room because the outside is not anything special. The room had a fantastic pillow top king sized bed! Four pillows were waiting for us. Slept like a log. The wall air conditioner had the kind of pleasant hum that we like. Keeps external sounds out. The area was super quiet. The employees were welcoming, friendly and helpful on all shifts. Lester, the evening manager, made us feel like we were the most important guests they had. The fitness center is small but much better equipped than most. Includes a treadmill, seated cycle, weight machines with ability to work all areas. Also, had a water dispenser. Unlike other places we have stayed at, the breakfast room has fresh iced water in a picture, juice machine on, fresh coffee, and left out some food items like cereal, sliced bread just in case you can't wait for breakfast. Breakfast included waffle machine, and hot biscuits, sausage, scrambled eggs as well as the rest of the usual items. I really, really think they need to offer real butter as well as only whipped spread. We will definitely return (without hesitation) the next time we are in Sulphur Springs.

The floors were sticky and dirty. The drain in the shower was plugged. A lamp was broken (not a burned out bulb). The A/C was very loud. The phone was broken. I had to call the desk from my cell phone. Nothing was done about my complaints.

Though an older hotel, I enjoyed my stay at the Best Western Trail Dust Inn & Suites. They are getting ready to remodel in the future. I needed a walk-in shower and the one in my room was very nice. Though the carpet showed some wear and I could tell it was time for that remodel, overall the accommodations were fine. The cost of the room was great and the staff was congenial and helpful. There was even a shuttle to the downtown center of Sulphur Springs, Texas!

The staff was very friendly, helpful, and breakfast bar kept clean and supplied with breakfast choices. They welcomed us having a dog. Did not make us feel that she was not welcome there. They handle our need for a first floor room to meet my husband needs. Have stay in this Best Western in the last three years twice a year. Gave direction to restaurants in the town. We will be back again next year.

Loved the grounds at this hotel. From Texas so we loved the décor. Our suite was very clean and lots of room, we even had chairs out on the patio at our room and had a pretty view. Breakfast was very good and the personal were helpful. If ever in that area we will most definitely stay there.

Located right off I-30 in Sulphur Springs, Texas. Very friendly front desk personnel. The room was very clean and the furnishings were in good condition. Parking was conveniently in front of the room. The reception area and breakfast area were very nice and there was a business office with a computer. The breakfast had hot food, which included scrambled eggs, sausage, gravy, biscuits, waffles and an assortment of breakfast food along with juice, and coffee. There were also pastries, toast and fruit. I was on a trip that required a return trip through Sulphur Springs a few days later so stayed there again as the price was very reasonable and the place was really good.

We stayed in a suite for less than $100 tax and all! At that price you would expect it to not be nice, but it was. No odd smells, carpet clean, hot water and the manager was a super nice guy! Definitely be staying there again next year.

Excellent place to stay, wish that I could have stayed longer. Night manager Ralph checked me in with ease and speed. Got me the exact type of room that I was needing and was so very caring and friendly. The staff at check out was just as friendly and helpful as to how I could get back on the interstate etc. Just very caring and friendly staff and EXCELLENT rooms. My room was EXTREMELY nice, clean and comfortable!!!

I think that you get what you pay for would be a good label for this location. I was using my reward points and picked this location solely on the basis of price. I try to stay at Best Westerns as much as I can to be able to utilize free rooms and points as often as I can. This location was on the lower end of Best Western motels that I have stayed at. The rooms were outdated with some of the amenities not working correctly. There was only one towel in my room on the first night that I was there. There was some type of domestic dispute on that night as well. We returned that night to a somewhat clean room with multiple towels; however, the stool was for lack of a better term “full”. I have never encountered this problem before, but it's a little bit alarming. No different than a public restroom, but still alarming. We also noticed that on the top of the stairs near the northerly end of the 400 level had a piece of metal that was trimming out the stair riser was loose. I caught my heel on it a couple of times. Not a huge deal, but should definitely be addressed. I am rating this on the lower end, but as stated. You get what you pay for.

This hotel is just average if you want a nice updated place to stay this is not it. Staff was fine but property needs to be updated, with tlc. The beds are new but other furniture is dated. Parking lot needs patched and outside of buildings are needing some attention pictures on web look a lot better than is actually is. If you are just sleeping over it will work. Things like missing light bulbs, a/c knob falling off, hot water in shower hooked up backwards and drain very slow. I should not have to tell them what needs to be fixed. I am a retired contractor and I know when buildings are neglected, which means the property owner is not doing his job. Probably would not book here again

They were told I was handicapped, yet they put us in a row of rooms where the first 3 rooms had no parking spaces and the guy in the 4th room parked hi boat taking up another 3 parking spaces we had to unload and carry our luggage over half the length of the building. If you enjoy being serenaded by crickets you will be right at home the room was full of them. The refrigerator was 1/2 the siize of a dorm fridge. Bedding was dingy and room could use a good cleaning especially the carpet

This Best Western is a GREAT hotel at an even greater price. Breakfast area is large with the usual breakfast foods. Waffles were delicious. Room was clean and everything worked as they should. Shower was great with plenty of hot water. The A/C worked quietly and effectively. Easy on and off the highway with no highway noise in the room.

The hotel is old but it's clean. Nothing fancy here. It serced it's purpose for us which was an overnight stay. There was a lot of crickets one which I found on the bed the morning we were leaving. I don't think we'd ever stay there again.

The room was clean but it had a musty smell when we first came in. I always have a can of air freshener in the suitcase & after using that & turning the AC on, we didn't notice the smell anymore the rest of the time we were there. The staff was friendly & helpful, especially the gentleman who took care of the breakfast buffet. The breakfast was delicious. The room was quiet & it was nice to have the sliding doors looking over the pool area.

We had a comfortable stay at the Trail Dust inn in Sulphur Springs. Ourroom was adequately cleaned and the beds were comfortable, except for the plastic topper on the mattress. We were wondering why we were sweating so much and realized the topper doesn't transfer your body heat to the mattress, but radiates it back. The room we had was large enough and the shower worked perfectly. The setup of the hotel is two storeys with stairs, so make sure you get a ground floor room if you have heavy bags like we did. The hot breakfast was good as well: eggs, sausages, diy waffles, biscuits and gravy. We'd stay here again if they get rid of those damn toppers.

This place was surprisingly comfortable and cozy. There was plenty of room for parking our big rig, and the clerk was very accommodating finding us a room where it was fairly close. The room had a fridge/micro, very good television lineup, the wifi worked very well, it also had a sliding glass door to the middle courtyard where the pool is, which was nice. The breakfast was VERY good, lots of choices, just a nice place to say

We stayed here for a break for the night on our road trip back home. At first glance when you drive in, it seems OK. But when we got to our room it was a disaster. The room was dirty, three of the lamps were missing bulbs and there were bugs all along the floorboards of the room. I had to carry my daughter from the bed to the toilet every time she used the bathroom because the 2 seconds she was standing on the carpet, the bottom of her feet were all black. I would've turned around and left but we had got thru hotels.com so we wouldn't get our money back. We decided to just get some rest since the beds were decent and "seemed" clean. This stop was more for our 4 year old and we wanted her to get some sleep. There is a BAR on the property that belongs to the hotel...this place was loud and it was DIRECTLY behind our room. After the bar finally closed close to 1, the "festivities" apparently continued in rooms around us. Needless to say my husband and I got maybe a total of 2 hours of sleep since we constantly kept getting up to check our vehicle. There aren't Windows looking out the front of your room (where your vehicle is parked) so you would have to open the door or try to see thru the peephole. We got up and got back on the road at 7am...their free breakfast was probably worth missing. Paying for breakfast down the way sounded like a much better idea!

This hotel knows how to make you feel at home! Will use this hotel every time I am in Sulphur Springs, Texas. Hotels like this are few and far between. Stayed there on two different occasions while in town for a family members illness. Stayed 4 nights on the first trip and three nights on the second trip. Rooms were clean, comfy bed and pillows, pool and grounds were clean and well maintained. All of the staff went out of their way to make sure we had anything we needed. Went in the bar on the grounds and was able to relax with a few drinks, during what was a very stressful time for me. Everyone, from the patrons, the employees and the owner were great. They made us feel right at home I would highly recommend this hotel!

The room was clean and quiet. The hotel staff was polite. You can't beat the price. There was no elevator, but fortunately, we had a first floor room. The room had a microwave and refrigerator. Our room was close to Interstate 30, but it wasn't too noisy.

I was traveling late at night with my 3 boys, ages 6, 10, and 14. We called from the road to see if they had any availability. Kimberly was very pleasant to speak to on the phone. It was about 11:30 pm when we arrived, and Ralph at the front desk was waiting for us. He upgraded our Non-Smoking, 2 Bed room to a larger room, which really made a difference, I think. We drove around to our room , #429. It was on the back of the property and there was just a large field back behind there. It was very quiet and felt extremely safe. Our room was on the 2nd floor. There was an ice machine just at the bottom of the stairs. The room was basic, but quite spacious. It had a microwave and a mini fridge that was larger than most hotel mini fridges. The wifi worked great. We slept well. The shower was good, and we had plenty of hot water. We were pleased with the breakfast selection and of course, my boys loved the Texas waffle maker with add ins like chocolate chips, almonds, and cranberries, etc. Checkout was easy. Out front, there is a bull rider statue and a small old carriage that were fun for a couple pictures. This hotel offered great service with several small touches that made us leave pleasantly surprised with our stay.

This is a really pleasant, low cost place to stay. The staff are very friendly and helpful. We got a room upgrade at no additional cost and without asking, just because the larger suites were available. Nice pool. Quiet stay. Clean and comfortable room. We would stay here again.

We arrived at almost midnight. The staff was pleasant and efficient and worked to get us checked in as soon as possible so we could get to bed. The room was clean, and the bed was super comfy. A fabulous hot breakfast. The pool looks clean and we'll taken care of. Our room had a slight odor of smoke, although it was a non-smoking room, but I thinks that's inevitable in places that have both types of rooms. We will stay here again!

We spent a Saturday night here while attending a family function a few miles from town. We had a one bedroom king suite which was very comfortable and quiet. It was a first floor unit and not in the main building. The breakfast room is in the lobby of the main building and the offerings were kept hot and fresh while we there. They offered scrambled eggs, sausage, biscuits, gravy, cold cereal, waffles, pastries, fruit, and yogurt. Everyone could find something to their liking. The staff was very friendly and check-in and check-out was quick and easy. I made reservations on line at Best Westerns web site. We have stayed at many of their locations and even though this is not one of their newest ones you should be happy with the accommodations and value. We would recommend it.

Second time in a month I stayed at this hotel. Although the beds are comfortable, both times the carpet was not very clean. Decor is still stuck in the 80's, outlets are loose and cleaning staff could dig alittle deeper. However the service is great and for the money the stay is okay.

I drove my sister and brother-in-law from Arizona to Ohio-this stay was our second day on the road. Room was clean and comfortable. Desk rep called to check on us which was nice!We had a small problem with our refrigerator/plug that the desk clerk quickly resolved. Only small complaint we had was that because of a family member having a disability so we requested a ground floor room-- this ended up being a room in another building and had to drive to go get ice and extra towels from the hotel. Luckily we had no one wheelchair bound or I think this would have caused more problems. We were able to order food from a local restaurant that delivered right to our room! This was nice because none of use wanted to leave the room once there.

We were offered a deal on the suites. We were able to stay in a 2 room suite for a VERY reasonable price. This provided much needed relaxation on a very long family trip with a sick child. The room was clean and very nicely decorated. The staff was extremely friendly and helpful. The internet worked very well. The beds were very comfortable and provided the much needed rest my family needed.

Stayed here last year and now this one for extended stay. The field-view suite is wonderful, staff and management are too, as always. "Mr. Joe" cooks the most awesome breakfasts, coming up with special treats like fried apples, pears on lettuce bed, even fresh warm chocolate chip cookies! Very clean, accommodating and hospitable.

Despite being located in an area without other amenities, and construction next door, this hotel is excellent for an overnight stay. Restaurants/stores, etc, are just one exit down the hwy. Staff go out of their way to accommodate any request or need and are very pleasant/friendly (esp. the gentleman breakfast attendant). Facility is clean with comfortable bed and great shower. Pool area is very well-kept (although not used on this trip); our room had exterior doors to both the pool and the parking lot. Would definitely stay here again.

This is one of those older motels with an interior courtyard and outdoor pool. Furnishings were a little dated, but it was clean and the staff friendly and helpful. The free breakfast was a bit better than average and the server especially attentive. Because we were traveling with our dog, we called ahead to reserve a room and they were able to match the online Priceline cost for a room. The dog fee was $10 per night, regardless of dog size. For the area and compared to nearby hotels, we thought it and excellent value. We would definitely stay here again.

This is an older motel that is showing its age, but the rooms are comfortable, the staff friendly, and the breakfast better than average. We stayed on a cold, rainy weeknight and got an excellent rate by calling ahead and asking them to match the Priceline cost. There was a $20 fee for our dog. The breakfast server went out of his way to keep food hot and available. I would definitely stay here again as long as the price is right.

My wife ,mother in law, My three kids 2, 3, 4 and myself checked in. We needed to use the sofa bed so I asked for pillows and sheets. I was not given pillows just sheets. They said they had no spare ! I said there are over woo rooms and only 20 are occupied can you get me pillows from a vacant room. The reply was no fold the sheets y I make a pillow ! Wow ! Ok I have kids to feed diapers to change and I want to sleep. I got to my room opened the sofa and found mouse dropping on the sheets. My wife freaked out she grabbed the kids and ran outside to the van. It is 27 outside now.I went to the front desk and asked to leave with a refund the reply was sorry but you used the room but I can change your room ! Wow again.. I am in the I they room now I'm very PISSED off and I will never stay at a BE again. I used to manage the holiday inn in Manassas vs and I was a gmbof papa John's and I have two small established restaurants in austin tx. I know what customer service is and what it's not. The service is poor and the accomadation is unbearable, nasty, ingested, the only reason I was forced to stay is because My mother in law already took her meds and can't move too well. Very PISSED off and I'm going on to every social media to complain I'll call corporate in the morning

Friendly and helpful staff. Hot breakfast was offered along with other items and was plenty adequate. They have no smoking rooms, but smoking rooms are not that far away and smokers don't seem to care where they smoke, including the small enclosed fitness room. Boiler broke during our stay, but staff came to tell us and gave us a key to a room with hot water. These things are not necessarily the motel's fault and they certainly tried to make sure our needs were met. The area we stayed in had been completely re-done in the past two years.

The broken boiler resulting in no hot water or even any water pressure in the room to take a cold shower was simply unacceptable. And the offer to run across the parking lot to another building at 6:30am during a severe thunderstorm to take a shower was simply insane. I don't expect to pay for a room with no hot water or shower ... taking $10 off my bill was insulting

Nice people, clean room & bathroom, comfortable bed, good location. Outdoor entry to rooms (I'm a smoker, so outdoor entry is a real bonus). Lounge is under renovation, so we can't comment on that. No onsite restaurant, but plenty of restaurant locations nearby. The downtown square in Sulphur Springs was lovely to visit at Christmas-time!

Heater running full blast, but cold coming under door 1" tall crack. Did not clean room, make bed, empty trash and did not bring new linens. Bed was hard as a rock, lumpy because sheets and mattress cover were put on wrong and there were 2 troughs in the bed that I kept falling in to.

From the check in to check out we loved this hotel! The staff is very friendly and helpful. Breakfast was hot and tasty. Our room was clean and comfy. We even had a little patio outside our door to sit outside and enjoy the quiet. The picture I posted was outside our room early in the morning.

We were pleasantly surprised with our suite. It was updated, clean, and very comfortable. There are two hotels in town that we usually use, but we will come here again. The price was excellent. The lobby & breakfast area we very nice. Breakfast had a variety of foods both hot & cold. Breakfast was just ok, but served its purpose. Loved making the Texas Waffle.

I have stayed at a few Best Westerns that were basically old motels BW bought out & not rehabbed very nicely. I almost did not even consider Sulphur Springs Best Western but looked at exterior of property & decided to give it a shot - SO GLAD I DID! And there was plenty of room to park our 2 Semi Trucks. No noise issues & I can not say enough about how helpful all staff was during our stay.

I was attending a family reunion in the city and have stayed at this same hotel numerous times. For several years, our reunion was actually held in the Heritage Hall on site. The rooms had been updated nicely since the last time I stayed there in 2012. Everything was really nice and the bed was comfortable. I had a suite and was please with the reasonable price. The a/c worked great. The breakfast had a good variety of food to choose from. All of the front desk staff and dining room staff were so nice and made you feel welcome!

We always stop at the Trail Dust inn after driving from Branson. They had a fire in 2013 and have now rebuilt and are open once again. This is a large motel, with good parking for big rigs also. Very nice and clean. We did have a slight problem with crickets in the room. No fault of the management. The motel is next to a hay meadow and with all the rain the crickets are in full mass. There is no way one can keep them out of a room, somehow the little fellows can find a small hole and come right in. We mentioned this to the manager and he gave us a 10% discount on the room for "putting up with the crickets". Our section of the motel was next to the hay meadow, there are several sections to this motel so I am sure the other areas weren't subject to the crickets' company. We did have an accessible suite which was very clean and the beds were comfortable. We have been very satisfied with the motel for a number of years. And would recommend it for travelers.
