Best Western Plus Pepper Tree Inn

It was perfect and very comfortable. Joel S made everything to make our stay convenient and helped us with room choosing also. There was not berakfast service at the time we stayed there but we received a list of places (with prices) nearby. The room was spacious and clean.

The staff at this hotel goes out of their way to welcome guests and to ensure that the stay is the best possible. The rooms are comfortable and clean and the overall experience is always wonderful! My family and I always choose to stay here when we come to Santa Barbara! This time I was traveling alone and I was so glad to be at this particular hotel!

Walls in this hotel are paper thin. Noise from other guests, including kids shouting and doors slaming - was a big problem until very late at night and started again very early in the morning. Location is not from walking distance to anything, so all in all I cannot recommend this hotel for any reason!

There was quite a bit of deferred maintenance but the mission-styled hotel was nicely designed. The patio was very nice with a pool and hot tub. The breakfast offered had nothing for those who are the least bit health conscious. I took the only thing I could eat: a banana. Unfortunately, the restaurant next door was empty and had been closed for a long time.

Had a lovely stay at this property. The hotel needs some updates but you can tell the pride the staff has in the cleanliness in the rooms and the exterior of the property. Gave it a 4 due to needing updates.

The Good: location is great with easy access to 101 but you don't hear highway noise. Mall, shops, restaurants, Target are all right across the street. 10 min to lower State Street and wharf and other beaches. Breakfast was excellent. Each room has a nice little patio or balcony facing the pool. The Bad: Renovation to the building next door is underway. The worst part about the rooms is that they all have window vents above the sink and above the shower (no exhaust fans). These windows are old and do not close tightly, so you hear everyone walking by and every car pulling in. Recommend high quality ear plugs!

We had a great stay. Clean room, clean property, adequate parking, nice pool and hot tub. The front desk staff was helpful and there was a cappuccino machine there as well. I wish we could have stayed another night.

Very clean and nice service but very dated, sad appearance, no nice common areas don't overpay. The pool area looked fine. We stayed at 4 other hotels in the area all of which were much better values. I'm not sure how this is a 4-star rated hotel.

This hotel is overall a decent property. It is a safe location with nearby restaurants and stores. I've stayed many times at this location and some of the rooms are In better condition than others. They have been renovating a little at a time. Sometimes the rooms are nicer and more comfortable than others but it's like a roll of the dice which one you end up with. Not exactly sure how they determine Best Western Plus status vs Best Western. This seems more like a regular Best Western with Best Western Plus room rates. Nothing to impressive and nothing really to bad just and average place to stay if you just need a place to rest.

Frim check i with a wonderful young lady to check out our stay was great. Its an older hotel but beautifuly renovated, Loved the make up mirror and keurig. The outside patio was private and tasteful. Clean room and fast internet. 10/10

Loved this hotel! The GSR (I am so sorry I did not get her name) was so friendly... offered me my choice of room locations, provided a map to ensure I wouls easily park and locate my room and explained breakfast an amentiies. It is not a new property but the renovations are absolutely first class. Small touches like keurig coffee and make up mirrors do not go unnoticed. Cleanliness standards are obviously high as well. I have 30 years in the industry and do ot give out alot of 5/5

For the price the hotel was fine. Quiet.Clean and they are still updating. It was in our budget and perfectly respectable. Good coffee machine in the lobby and a breakfast wrap to go which we didn't try. There was a pretty little pool in the inner courtyard

My friends/family will stay here from now on. They said nothing compares to this. The people working there have all been so great to work with. 10 plus They will never stay anywhere else. Also staff is exceptional. All over there is not one thing to change.

The location of this hotel. ALL WORKING STAFF WAS REALLY NICE AND VERY ACCOMMODATING! The room selected for us by JOEL (who took our reservation at the front desk) WAS EXTREMELY HELPFUL AND VERY PLEASANT PERSON TO WORK WITH. HE MADE OUR ANNIVERSARY STAY VERY COMFORTABLE ANY ENJOYABLE. The room was very clean and was in a location that we asked for . This place has a nice pool and hot tub to enjoy during your stay....It is cleaned daily and so are the grounds surrounding the hotel. Rooms were ok with comfy bed. Overall very tired and out date. The sound proofing was terrible. The bathrooms have windows that need to be kept open due to no other ventilation. This means noise from road can be heard through the night. We had some very noisy neighbours which meant we had no sleep one night. Also the air conditioning was so noisy made it unbearable to have on through the night. Location however was good and we made use of the Starbucks and Bristol Farms opposite for some fresh food. We avoided the breakfast and went across the road both days. It was fine for a day but wouldn't want to stay here for any length of time.

Loved the lack of street noise. Entire facility kept nicely, especially for a tourist town. Rooms were decent sized. Small fridge and microwave were helpful, but not what a family of 4 could use for more than a few days. Regardless, overall best stay in SB out of 4 other stays.

Excellent place. The room is clean and very cozy. The front desk staff is very nice and helpful. I would come back there to stay whenever in Santa Barbara. The breakfast is average. Breakfast burrito is not for everyone. Eggs, bacon, sausage like other Best Westerns is better breakfast choice.

Hotel ideally situated and close to top stores plaza. 15 mins drive to pier and the main hub of State street. Hotel has adequate parking. It has a good sized pool and a jacuzzi. The room appeared good. Closer detail the room was shabby and requires some cleaning and upgrades. Bed comfortable and clean. Staff very friendly.

The room appeared to be clean but had a horrible smell. Had to go out and buy air fresheners to mask the smell of dirt. Housekeeper was knocking at the door at 7 AM! Couldn't go back to sleep bc we could hear the housekeepers outside our door rolling carts, talking loudly and playing music. Housekeeper came back at 8:30 AM. This was a Tuesday in March with very few cars in the parking lot so not sure why they were in such a hurry. Will not be returning to this location.

Good location. Near many restaurants and shops. The mall is across the street. Room is nice and comfortable. Very nice patio area that you can sit and facing the pool. Staff is awesome. Very nice staff at check in. Breakfast is good, variety of food to choose from.

This location is walkable to restaurants and shopping in central Santa Barbara. The rooms are clean, the grounds are well kept with a warm pool and jacuzzi. The staff are friendly and helpful. The grab-n-breakfast provide plenty of options and the coffee is fabulous.

The room was clean, but very outdated (as in Early American) . The lobby staff was very friendly. Thankfully, we were only there for one night, but do not recommend and not up to the typical Best Western Plus quality.

My girls and I went on a hike and came back to the room at 10:30am in hopes we can change before checking out (check out time is 11am). The maid stopped by our room to persistently tell us the room is cleaned and proceeded to talk to the other staff about how we walked in with our dirty shoes. Questionable attitude considering I paid for my stay until the check out time. We felt uncomfortable and left the room without changing and earlier than the check out time.

The location is nice, there's food across the street and target down the block. You'll probably want to plan breakfast somewhere though, as the included breakfast isn't much. The staff is very friendly and there is complimentary coffee, tea, hot chocolate, cappuccino, bottled water and coke in the lobby. The rooms are clean and you have a mini fridge and coffee maker

This woman purposefully not doubled but triple billed me because i was black and famous. I came in so i can fly out from SBA and now i am doing bad because it left me in the hole and the manager said that i will get my money back today and no answer. They had me on hold for 20 minutes with a cold call. The rooms were good the service bad Im never staying there again.

I stayed there on February 2020 I couldn't enter the right date bellow. We were celebrating our 29 wedding anniversary. The hotel was clean , comfortable and peaceful. The restroom has a bathtub. It is in a good location, close to most important places in Santa Barbara

The five stars is for the customer service the team always provides. I recently moved my son down to college and this hotel has become my home away from home. The consistency of their service is supreme. They are always there to make you feel like a top priority. The grounds are impeccable and it shows they take great pride in the work they do to make sure the place always looks great. The rooms are good, beds are great and I always have a good nights rest. Joel, Oscar, Gino and Victoria are amazing and a credit to their profession.

First, the front desk staff here is excellent. That's the good news... I'm here now and I'm spending almost $400 a night for this dump. The carpet in my room is torn. The paint in the bathroom is coming off. I turned on my wall unit heater this a.m., and my room immediately smelled like burning plastic. And the connecting door to the room next to me is paper thin. I get the pleasure of listening to every word of my neighbor's conversation, including the guy hacking into the sink every 30 seconds. True bliss at the Best Western Plus Pepper Tree Inn!!!

It is nice hotel in a convenient location. There is a large pool and hot tub towards the rear of the property. There is no street noise in the rooms. The staff is very friendly and made our stay very enjoyable.

The room was not very clean. I found dirty diapers and panties under the bed. The water went out the night we stayed. I left my shirt hanging in the closet and when I called back the next morning, it was gone. The morning breakfast is a joke.

The hotel looks very well maintained. My room had a sofa and desk along with the king size bed. Big room for a hotel. The bathroom and sink area are alittle small, but very modern and tiled. The shower was excellent. The pool and jucuzzi were crystal clear and clean. Pretty big pool with a deep end of 8 ft. The location is about 8 minute drive to downtown, but there are several restaurants within walking distance. The area seems nice, don't let the closed hotel next door scare you away.

The condition of our room and the property as a whole was very poor. There was wallpaper that was peeling off the walls. Also, the staff is rude there and walked in on us before we had to check out of the room. The reservation was very expensive for the property and the area of Santa Barbara

Stayed one night in September and left at first light . This is under re construction and the room we had was like something you'd imagine to be in a Quentin Tarrentino film . Carpet , decor and wallpaper ( what was left of it ) should have been changed 20 years ago . Smell was atrocious , we even slept in our clothes . To add insult to injury the hotel even charged us 200 dollars the day after we left !!! Even though this was pre paid by British Airways many months ago . When the hotel were rang to complain they then claimed that they had no record of us staying there . This took 8 days to resolve . Avoid this horrific place

we used this hotel for only one night, for our opinion is a standard, normal very small and quite, staff helpful at the reception. Possibility to use: kitchen inside room, small swimming pool, reserved parking.

No doubt this is my favorite place to stay in Santa Barbara! Austin the manager is great and will attend to your needs right away. Note that the pool and hot tub area are surrounded by nature with birds singing making for a great spot to do yoga under the sun! The friendly staff, chill vibe and pet friendly enclosed courtyard are tops! Pepper Tree does not disappoint. It's also evident that the staff really like working there as every year we visit they are cordial and peaceful. We'll definitely be back. Thanks Pepper Tree team!

Great stay and staff very friendly and accommodating. Location was perfect and close to everything you may need. Pool and view was awesome and overall just a great stay. Breakfast was awesome and absolutely the best one I have ever received

The hotel is fine. If there were no where else to stay in Santa Barbara, I might stay again, but it would be hard. The hotel is dated and dirty. On the plus side, the staff are excellent! Very friendly and helpful.

Lovely hotel and surroundings just off the freeway. Easy to find and great location. We arrived early and our room was ready. Clean and comfortable with a poolside balcony. Staff were friendly and helpful. We will definitely return when :)

Booked through best western website a pool side room but when I got there reception said only pool view room was available. For how much I paid expect to get the room we paid for...otherwise stay was decent.

Ugh! The only good thing I can say about this hotel was how the garden looked. Rooms were so outdated, noisy, and smelly from smokers outside. Almost no outlets or ones that didn't work or out of reach. Toilet wiggled. No water pressure. Given how upscale Santa Barbara is, it was surprising that this place still has avocado green carpet and cat-poo mismatched brown bath tiles. Poorly laid out room with very cramped bath/closet/toilet/sink area.

This hotel desperately needs an upgrade. The floors were so grimy, the paint was peeling, everything about it was dark, grimy, old, musty. The exterior was pretty - you felt like you were in Santa Barbara! But for $450 per room, per night, I would rather stay elsewhere. Only nice thing was the location. You're close to the freeway, so you're about 10min from downtown! it was nice to have a big Macys and target right across the street.

Nice room with a view of the pool and patio area. Friendly staff and very helpful with suggestions for things to do in town. Breakfast is grab and go and good for the room they have. Good off-street parking by our room. Had a great time in Santa Barbara and visiting the Mission nearby.

We booked our hotel via Hotels Tonight App. The app specify that the room type would be assigned to you at the time of check in. We arrived at 2:30 pm to check in for a room for four people (2 adults, a teenager and a kid). We were visiting overnight for the mountain biking races. We were told to come back in 30 mins while they find a room for us. We came back by 3:00 to check in and were giving a room With a king bed, no sleep sofas. We went back to the front desk to ask for a different room and were told that they were completely booked; if another room became available they would move us; and they would notify us by 4:30 pm. I asked for extra pillows and blankets for us adults to sleep on the floor, as it was too late for us to try and find another hotel, while also to meet up with the rest of the mountain biking team. By 5:30 pm, after no notification, I called front desk to follow up to be told that no other rooms were available. I was still waiting for the extra blankets and pillows. This type of treatment was unacceptable for a $350/night hotel. Maybe it had to do with the fact that we are an LGBTQ+ Family with kids and neither the front desk person, nor the assistant manager on duty cared to try to help to accommodate us. I don't normally stay at the Best Western when I travel for business or pleasure, as I always felt “not treated right”. This helps to confirm that. We have to come back in 3 weeks for more races and we will make sure to express our disappointment to the rest of the team and organizations.

The pool area had a nice ambiance. However, the pool use is obvious to the guests staying in the rooms and hanging out on the balcony. Not much privacy. The hotel is in need of an upgrade. It is not worth the overprice cost of staying.

Unfortunately we didn't get to stay in this hotel as Expedia had not passed on our booking (even though we had prepaid) and the hotel was fully booked but I have to say that the service we received from Oscar in trying to assist us was 1st class. He contacted Expedia for us & assisted us in finding an alternative hotel in SB - letting us use the wifi & have water. My children were gutted as they could see the pool & it looked so inviting! Thank you Oscar.

Overall we had a great time. We stayed two nights. We really enjoyed how clean and warm the pool was. The automatic lights in the room were confusing. There were some cobwebs out on the outer deck, but overall clean. Nice staff. For post Covid breakfast was OK but we're just picky eaters.

Rooms were very tiny and not updated. Hotel was not very clean or maintained. Dust on and behind the furniture. Major mold growing in the air conditioner. Having a patio room was nice and the heated pool was a fun surprise. Breakfast was decent with good grab and go options.

This old & tired facility needs ALL essential updates & transformation from the bottom up. Pool & jacuzzi deck & linings: need repair. Stairs between ground & 2nd story are uneven heights. Tripping is easy. Second story balcony surfaces slope strangely toward pool area. No pool gates or ground units are secured w security card key gates. Little is obvious about pool fences or hotel security & all rooms have exterior room entry doors w/out card key entry to room hallways. No elevator to 2nd floor. Every room needs FAR BETTER INTERIOR LIGHTING & more electrical & tech connector outlets. Wall paper is peeling & other finish work is chipped, cracked or broken. Its a decent & accessible location that can become a better mid level hotel with lots of owner TLC. King bed mattress was quite soft. Sore backs after 2 nights. A more firm mattress and new linens : would help. IMPORTANT NOTE TO 2022 guests: guests must request daily housekeeping at the front desk starting at check-in. Unless you ask front desk, you wont receive daily bed making & housekeeping. So be sure to ask if you want that service. We were grateful we had a place to stay. And will visit again if updated.

The website shows updated and modern rooms, but they are not ready for actual guests yet. We stayed in a super dated room and so did my brother. The construction is currently happening so not sure when it will be ready, but our room smelled and everything in it was very old. Also our room didn't get cleaned when we hung the “clean please” paper on the door. Good location though.

Excellent place to stay. Centrally located and easy to get around Santa Barbara. Reasonably priced. Beautiful pool and outdoor area. The rooms are being updated. The beds are excellent to sleep on. Very comfortable. Only thing missing on site is the restaurant isn't open.

The staff is friendly. They're really doing their best...but the fact is that the property is way, way overdue for a renovation. I realize this is an "upper low-budget" property, but there are lots of simple things one can do to make a room brighter, cleaner, and less...worn. The rooms are all dark. There are stains on the carpet. The walls are paper thin...like, super duper thin (I had to call in a noise complaint in the middle of the night because our next door neighbor was playing music over their cell phone speaker...and it was crystal clear in our room). Upon check-in I was asked on what schedule I wanted room cleaning. I told them every other day was fine. We didn't get any room cleaning during our 3 day stay (I had to tell the front desk and get clean towels after day 2). Finally, when I checked out, I was asked if I wanted a printed check out slip or one emailed. I said email. You guessed it...I never got the email. So now I have to contact them again. So, you get what you pay for. We weren't there for a "vacation" (it was a family emergency) so we were basically looking for functional comfort. Unfortunately, after two full days of dealing with family tragedy, we went back to our uncleaned room and dealt with noise from neighbors. I really can't recommend this property unless being insanely close to La Cumbre Plaza is a major plus for you. I knew that lower budget lodging was going to be rough, but I hoped the Best Western brand would up the ante a bit. It did not.

This location is really close to the place i had to travel to Santa Barbara for. Had several great places close by to eat at and a shopping center right across the street. Staff is very friendly, had a small breakfast selection.

I used to use this hotel two or three times a year, pre-covid, when I was over for business. Sadly it has not transitioned the pandemic well. The restaurant is closed, as is half of the hotel. They no longer provide fruit in the rooms. There are no longer any bath robes and the number of towels and toiletries are now at a minimum. HBO is no longer available on the TV. The wi-fi is flaky. Sometimes it works other not. The rooms were always a bit dated but now they are looking neglected. The security lock on the door was missing and the plumbing for the sink had a major leak. The reception staff were pleasant but not very effective. Due to Covid the rooms are not routinely cleaned so after three days we requested new towels and toiletries and for the bins to be emptied. This never happened. I feel rather mean giving such a poor review but I feel that the management need to seriously turn things around and that this may illustrate some of the problems they face.

I am a Best Western Platinum member and spent more than 20 nights in Best Western hotels in the past 12 months. I booked a 5 night stay in the BW Pepper Tree Inn, which I had to cancel only two hours into a 48 hour cancellation period due to a medical emergency. Since the BW website did not allow me to make any changes to my reservation, I called the BW reservation desk where I was informed that I had to call the hotel directly. When I called the Pepper Tree Inn, I was first informed that the hotel is not part of Best Western and that there was nothing she could do. I then asked for the manager, who told me that the best he could do is to only charge me for the first night. While this was certainly what he was contractually obligated to do, I had hoped to get better service. But I guess, squeezing some money from a customer now, was more important to him than future business. I will certainly not choose the Pepper Tree Inn in the future when I travel to Santa Barbara.

The front desk was very friendly and helpful. They made nice suggestions on sightseeing. The pool and quad area are really nice and well kept. We booked a pool side room, but were given a parking lot view room. When we went to the front desk to get assistance we were told the rooms were sold out and nothing could be done other than an extra hour to check out.

PepperTree, located on the busy State Street in Santa Barbara has a beautiful old Spanish exterior, clean grounds, nice heated whirlpool and small swimming pool. The foliage and architecture gives you a real Southern California, Old Spanish feeling. Sadly the rooms were not up to par. We stayed for 4 nights and no one bothered to clean the rooms or even bring toilet paper. The door lock on our room, and many others was not working making it very difficult to even get into the room at any time, furnishings in the room were shabby, what had been advertised as Queen size beds were actually twins. Lastly, the Internet speed was a crawl, probably very old DSL. Too bad,, at the price it was not worth it.

Honestly this hotel looks just ordinary and typical from the outside, but it surrounds a very beautiful, spacious, relaxing garden/pool area with a view of it and access to it from many of the rooms (including ours) That is what makes the Pepper Tree Inn special. Two improvements we would like to see are : 1) toilets should be higher off the floor 2) Room key access locks should be installed on gates that lead into garden/pool area for greater security and peace of mind

Like most reviews, I found the staff here to be quite friendly, which is unusual for Santa Barbara. They did not always follow up every request, but with a few follow-up calls, of my own, I did get two extra towels during my five day stay. The rooms are extremely dated and the bed extremely poor in form and comfort. The top sheet on the bed was put on sideways. There is no daily service of the room unless requested. The property bills itself as “smoke-free rooms”, but this is only if your neighbor decides they aren't going to smoke on their porch, which will fill your room with cigarette and marijuana smoke even if you have the windows closed. Overall, a bummer experience at $350/night. BTW, it looks like half this property is shuddered, with most of the guests concentrated in one area. This was a great hotel for a long time but it has lost much of its features and luster, including the on-site restaurant.

The hotel staff was very welcoming and friendly and the exterior was pleasant, but inside the room, the carpeting was stained, wasn't vacuumed thoroughly upon arrival; no Kleenex provided or extra toilet paper and the hotel room desperately needed to be remodeled.

When I pay $350/night I expect some amenities. However, at this hotel expect none and an uncomfortable mattress. No breakfast, tv remote didn't work and we didn't even get our room refreshed after our first night. I understand staffing is low due to COVID, but there should be perks when spending this much for a room.

Very comfortable and quiet King Deluxe room. Friendly staff. Pleasant courtyard oasis with pool. Dated bathrooms, but worked well and were well maintained. Overall a very pleasant 2 day stay. We would stay here again in the Deluxe room.

Rooms are made to look larger because they have a wall to wall mirror in the middle. Shower needs to come with directions to use and the Tv remote requires a college degree to use. (I don't have one) Pillows do not have very much filling in them. I guess if I paid more I would have gotten a pillow with more filling. The front desk staff and the housekeeping staff were great and were ALWAYS KIND AND CONGENIAL.

i am able to call in the reservations for my employee and give the credit card over the phone with no issues. sometimes at the the last minute we also use this hotel when working in the san diego area

We were extremely disappointed in this hotel. It's definitely more of a motel. The pool was nice but the room was in shambles. It looks like it hasn't been updated since the 1950s. The wallpaper was peeling and it was old and in poor shape, especially for the expensive price.

Finally a hotel with a recliner ! My Mom is disabled and has trouble sleeping in a bed which makes taking an overnight trip anywhere almost impossible but the recliner was perfect she slept well and we had a great vacation. Also the entire staff here is amazing always friendly & helpful.

Nice location and surroundings. Very pleasant pool, garden. The carpets saw their age. Room simple ,nice, and comfortable. We will stay again at the Pepper Tree. The only exception was the horrible speed log in / rewards website system that does not work. Shame to the corporate office for not correcting it.

First off we are absolutely not ones to complain. We are a roll with the punches type of couple. So this is a review you should take seriously. First we were never emailed a confirmation so I did have to call prior to our flight to confirm we had 2 ground floor and adjoining rooms and late checkout. I also called when we landed. We were traveling with my 80 year old mother so these were important. The ground floor and adjoining rooms were accommodated. We checked in at 3. Room is very dated and really really needs a remodel or at the least a deep clean. Beds were comfortable but an entire wall of 1960 mirrors is a bit creepy. Fixtures were broken, above the toilet was a ledge with a hole that was covered by a tray. The tub/shower faucet when attempting to turn on almost pulled out of the wall. Paint was chipping in the bathroom. The lawn chairs on the veranda are missing parts. When we changed to use the pool and went to the pool area it was all orange coned off and the pool was green and dirty. The hot tub was clean but also was closed and and was ice cold. NO PRIOR NOTICE that the pools were closed. Very disappointing and this I would have changed reservations to a different hotel. The patio area was clean. The gardening was pleasant. During our 3 night stay there was no service and I mean NO services. no maid service, no clean towels, no shampoos/soaps and no replenishment of toilet paper. Pretty ridiculous having to walk across the drive way with a roll of toilet paper. Having to go to the office for clean wash clothes. Ugh. Upon leaving on day 3 it was close to 11:30 and we were sitting on the veranda and the door to our hotel room was unlocked by the manager and we were approached in OUR room and asked why we were still here and told we needed to leave. Young man was nice other than letting himself into our room. He said they do not have late checkout and we needed to leave. Not too happy with this approach as his entered the room and scared my mother to death. We did let them know that the service was beyond poor. His explanation was they had an accident with the pool and covid has diminished services. Very tired of covid being used as an excuse for laziness. We are very understanding people but you pay so much to stay places and to get absolutely no NONE service including pool is beyond disappointing.

Booked hotel for pool ... to find out right after checking in pool is down. Great! Get to room totally out dated found spider in sheet another bug In the bath tub. Beds were uncomfortable, paper thin walls. To top off tv kept going in and out all day, it was windy I'm SB so I understood the satellite going out a bit. But then I saw my parents who were in other room had no problems with tv. So I call front desk and kindly ask if there was any way of fixing? Matthew at the front desk ask me to tell him what it said, then told me to unplug and plug back in, I said my husband already tried that, he said he'd come up to check it out. Writing this review as I'm waiting 45 min later still no one has come up and we have missed basketball playoff game! Go warriors this hotel stinks! Stay anywhere else!

Wife came for surgery. We live 2 1/2 hours away, so staying close was the best thing for a 5 AM show at the surgery center. Instead of getting up at O'Dark 30, driving the 2 1/2 hours to arrive on time.

We've stayed twice now and both times have had issues. Room not clean upon checking in, coffee pot still had old filter in it, assist with homeless living which you aren't told about, and towels dirty with black spots on them. Look elsewhere.

Located near the Macy's Plaza shopping center this Best Western is in great location for multiple restaurant stops as well as a comfortable stay. Lots of large succulents intertwined with beautiful blooming flowers and foliage. When we were there the restaurant was still closed owing to CV 19. Easy access right off Highway 154 and Highway 101 - There was even an F room for us to park are out RV in their parking lot Following my knee surgery. The staff is very friendly, conscientious, and accommodating.

I was very pleased with this hotel. It was very clean and quiet. But it stands out for the location - Target, Whole Foods is across the street. It's also 1 block from a bus stop and the bus takes you right into the heart of downtown and it's free! I also really appreciated the free shuttle to the airport. The front desk staff went above and beyond to answer questions and try to get me checked in super early. Our room overlooking the pool was simply lovely. I loved the huge patio. Thanks!

CONS: There was a burnt wire smell when we checked in, as well as dirty towels in the closet. I let the person who checked me in know. I just got an “I'm sorry, that's concerning” which is fine and really I'm not picky because I'm actually a front desk manager at a ski resort so I know how important it is to follow up with any guest issues but I never heard from a supervisor or management. Sprinkles on the couch, all the plugs weren't working except for the one by the tv and the bathroom. Lamps are old and broken. It was a little inconvenient. It just seemed like the room had not been inspected before we arrived, there was only one towel so we did request more but you would think all these things would be in the room before you arrive. Not sure if I will book here again when coming to Santa Barbara. PROS: I love the location and it is a beautiful little hotel. Staff was friendly. We were here for 5 days but ended up extending 3 more nights. I have stayed here before and the other times the rooms were a lot better, that's why we kept coming back.

Despite having limited elevator options, this used to be one of my favorite places to stay...until my last visit where the homeless were doing drugs on the balconies across from my room. Buyer beware!

To start with you could not walk barefoot or with socks on on this filthy, gummy, And very old carpet not to mention please do not sit on the furniture it is just as dirty and gummy. The shower curtains were torn and tattered. The room overall needs a full upgrade paint. And try to turn the shower on so most of the water goes down into the tub from the water spout but the showerhead trickles. The water does not drain enough and was plugged so we had to bathe in standing dirty water. It was disgusting.

Room was not cleaned, carpet was not vacuumed. Requested room away from street & did not get one, not full capacity. Felt like the cecil hotel. A better room was requested in advanced & staff acknowledged, but checkin was a subpar, dirty room.

This motel was great. It was clean, quiet and we loved our little porch. It was a bit far away from all the hot spots of Santa Barbara, but the customer service was amazing and we would definitely stay there again.

This place is beautiful, quiet, affordable and has an AMAZING staff! I decided last minute to go to the beach for my birthday in Santa Barbara. I called Best Western Plus and spoke with a very nice gentleman named Geno! I told him it was my birthday and that I wanted to get a room that night because I wanted to go to the beach (now, I called at 5pm that day so that's kind of late for a Friday to want to make reservations). Geno was awesome, he said that they did have rooms available for the night. When he found out it was my birthday he asked me to told on the phone for a second. When he returned he said he spoke with his manager David and that David (the manager) said to upgrade me to the Pepper Suite for an amazing low rate! I was SO happy to hear this. I mean who doesn't want to stay in a suite on their birthday?! Geno was very nice enough to help me with directions to get there since I lived 3 hours away and horrible with directions! Once I arrived that night I was greeted with a bottle of Rosė by Geno! He even informed me that my check out time would be 1pm instead of 11am since I didn't get there till after 8pm! That was so kind of Geno to do that for me! I grabbed my luggage and headed for my suite! The room was very nice, spacious, clean and quiet (no sounds of cars or civilization). A big screen TV, comfortable big bed, a fridge, microwave, coffee machine, couch, huge shower/tub and very close access to the pool and spa. The pool and spa area is beautiful, beautiful flowers, it's peaceful! Geno was nice to tell me about what Santa Barbara has to offer (beaches, places to eat, attractions), I felt like the staff took great care of me and I had a great birthday stay here. Thank you Geno and David for your accommodations, I appreciate it! Overall, excellent staff, beautiful clean and quiet room, huge pool and spa that feels and looks like paradise in nature and close access to restaurants, shopping malls and even to the beach! I would definitely come back here and would recommend this place to my family and friends!!

It was a spring break mini getaway. Santa Barbara is so beautiful. Best Western Plus Pepper Tree is an awesome place to stay. Close to the beaches, fast food or nice restaurants. Walking distance to a target and Macy's across the street.

I loved this place. I had a patio double which means that I had 2 beds on the ground floor. My sliding door opened onto a patio area with 2 lounge chairs. The whole thing overlooked a beautiful pool area. I wish I was going to stay longer. The staff were so welcoming. It is directly across from a large shopping area with restaurants and groceries it was the perfect stay.

The price was ok. The hotel is very nice looking on the outside and the room inside was very nice as well. There are many restaurants and stores near this hotel which is really convenient. White sheets which look clean. The only weird thing was the shower trying to figure out how to turn it on. It worked really well though. Complimentary breakfast has been changed to grab bags instead due to Covid. It came with a mini water bottle, Apple, granola bar, and a danish. They don't offer coffee in the morning. Other than that, everything was good!

We checked in on February 13 today and had paid for a two nights stay in a king bed room. The first room we got in the fridge was not working and smelled like there was a dead fish inside it. The toilet would take a gazillion years to flash and then didn't even flash a single sheet of toilet paper. I went to the reception to change the room, a guy from the hotel staff walked in like Rambo towards me and said “oh I just flashed your toilet and I think it works” until I had to explain that I had flashed that sheet 10 times for it to go to the other side when you flashed it and then he just looked as if I had taken his clothes of or something! Extremely Rude!. They then changed our room which is worst than the first one and feels like there's a dead mouse rotting somewhere in it. There's a burrito inside the fridge which isn't ours, the sheets are all dirty and the carpet has a random stain that you don't want to see in your room. Since it's only a day before Valentine's it's really hard to find another place so we are staying just for one night but I had to cancel a second night of this horror show. In short, please save your money, your sanity, your dignity and DO NOT COME TO THIS HORRIFIC PLACE!!!

The rooms are very outdated. There is a wall heater that is older than me, the furniture has not been changed since the hotel was built. The toilet was great for small kids learning to potty train. There was a leak under the sink that had been there for some time, and the door made a loud sound every time you closed it. The door also did not automatically close like most hotels. On the good side, it was close to the mall and food.

This is a beautiful property and great location. The grounds are well kept and there are lots of places within walking distance. The rooms are average but they are clean and the staff is great. Good value!

We were traveling to Santa Barbara to celebrate my mom‘s 90th birthday with her. We just needed something low-key and within walking distance to her home, so that is originally why we chose the best western Pepper tree N. In the end, we absolutely loved it there and would come back again and again, both for the feel of it as well as the value. Unfortunately, we heard that the hotel is shutting its doors on December 1st, 2029 because their 60 year lease has expired. We were extremely sad to hear that but glad we were able to experience it!

I'm not kidding, for starters, the (1 king room) was extremely small. The toilet was designed for 5 year old's, it was SO SMALL my husband could not have a proper bowel movement, and of course the the bathroom sink was also designed for people 5 feet or under' with no privacy, as there was no door. The sitting area had a chair that was so small, my chin could rest on the table. The coffee pot leaked everywhere. And to make matters worse...the boxed lunch consisted of 1 SMALL green apple with 2 granola bars. A very SAD DISAPPOINTMENT, FOR OUR 1ST TRIP OUT DURING THIS CORONA VIRUS. Would not recommend this hotel to anyone.

It's about time I finally wrote something about this landmark property. Family owned for decades, I have frequented this property for over 2 decades and my experience has always been outstanding. Clean, comfortable rooms, nice amenities, and the staff speaks for itself. There are employees who have worked here for decades! The staff is happy, the property is well maintained and you genuinely feel part of the family when you are a guest at the Pepper Tree. It is all part of the experience!

This review is long overdue as this is the 2nd time we have stayed at the Pepper Tree Inn while visiting Santa Barbara. The Spanish Style architecture is beautiful and the courtyards lush greenery really provide you with a much-needed relaxing atmosphere (especially during recent times). The staff are always so friendly and accommodating. Coffee on our patio was one of my favorite parts of the day. There is a Starbucks right across the street that we walked to for our morning fix. Our recent visit was very different from the past one as we had just started “virtual learning” with a college kid and an elementary student. The Wi-Fi provided was excellent and we were able to get the kids set up on their iPads for a couple hours of “school work”. Another thing to note…especially during times of virtual learning is that this hotel is only 10 minutes to the Old Mission, the museum of Natural History, and the Santa Barbara Zoo. You can definitely use this getaway time to throw in some educational elements for the kids and after all that “learning” you can go to one of the many beaches close by or hang out in one of the courtyard pools. They even offer a wine package which comes in handy after a day of distance learning. (*All you moms know exactly what I'm talking about.) There is also a wonderful seafood restaurant, Lure, right across the street that we highly recommend for both food and drinks. All in all, we would definitely recommend this hotel and will stay again in the future.

We opted for the Best Western Plus Pepper Tree Inn as it was in walking distance to Chuck's of Hawaii. We had early dinner reservations and were celebrating our 20th anniversary. Hotel staff made our stay most memorable...thank you. Internet worked well. Room was clean. I noted some chipped grout in the bathroom and carpet stain, but otherwise everything was very nice. Room amenities included an ironing board, coffee maker, refrigerator and free parking. The on-site restaurant was closed at this time.

COVID state of CA homeless housing site. Newsomville. Part of the motel is blocked off by ugly fencing and 24 hr guards. Stay away. Spend your money elsewhere. Used to be a great local motel. Too bad. Very true: "... Probably a nice, comfortable place during normal times. Restaurant closed, no gym, no pool..." They had great food, homemade pies, etc. They also had a comfortable, great bar, that's closed too. Likely forever. All destroyed in just a few months. Tragic.

Clean, Accommodating and Convenient Location with a Great Staff. Long Running Family Business. Walk able to everything you need. A short drive to the beach, The SB Mission, and Stearn's Wharf. Great Weather too!

Over priced for the current covid-19 situation. Probably a nice, comfortable place during normal times. Restaurant closed, no gym, no pool, no daily cleaning service, no transportation other than airport. Early morning noise when the truckers, construction personnel leave. Big portion of hotel is closed so everyone staying uses the main alley way. Hotel staff did the best with what they have to work with.

The hotel exceeded my expectations, the location, staff, room and service were outstanding. I would highly recommend this hotel for R&R...it is family & pet friendly, great patios and rooms are fully equipped with the necessities. I will definitely return to this hotel!

Stayed there Monday to Friday during a business trip, when I first got there I was very disappointed of how it looked, seemed like one of those little motels, for the price paid we were surprised; rooms were ok, you have to carry your luggage to the second floor as no elevators, no breakfast , not anywhere in the hotel, there isn't really anything else other than the rooms, to my knowledge, so for business was fine but for vacation I wouldn't think I would go, for few days there wAs a huge bus Parked behind the parking spots close to our rooms so in and out was a bit of a struggle , it is on state street and across from a Target and Macy's , lots of breakfast options around so that was ok - but I wouldn't go again, don't think so !

Admittedly the hotel looks a little dated from the street and the furniture in the room also looks a bit dated. But if they were to upgrade everything then the rates would skyrocket and I think that would be unnecessary. I would tell you if you are looking for a place with a large mom & pop hotel with very very nice "gardeny" feel for the rooms around the pool/garden area, at a reasonable rate, and in a decent location (state street has a ton of places to eat at and visit and takes you right into downtown (with a bus line right there)) then you couldn't find a better place! And, Geno who helped me checked in was warm & professional and set me up with a nice little room. I will be coming back in the future. Again, if you're looking for the Taj Mahal, this is not your place ... but if you want a reasonable price, clean rooms, great relaxing feeling on your balcony/patio, and in a nice location, this is wonderful!!!

This hotel needs a remodel upgrade on some of the rooms and offer an in hotel breakfast, not pay a high price to go to the restaurant next door. Thought the stay was kind of pricey, but rooms were very clean. Enjoyed having a balcony.

This was our first stay in a Best Western Plus and, for the most part, I expected better. Room was small. Pool area was very nice. Members of the staff were very accommodating. Location is nice; close to shops and restaurants. No continental breakfast.

Very happy with finding this hotel to stay in SB and will stay there next time. Love the ambiance, the grounds, the pools. Lots of nice touches in the room - complimentary water, fruit, cookies, nice array of products in the bathroom. Not one but 2 pools/jacuzzis at this property (in 2 different courtyards). I had a room facing the pool on ground level - so pleasant. People have said “dated” about this hotel on some reviews but I loved the look & scale of the property - retro in a good way. So relaxing. Room was very clean. Beds were comfortable. Only issue was I could hear the upstairs guests walking around til midnight & whenever they turned on the water it was loud. But I would stay here again & look forward to on my next visit!

My garden view room led directly to the pool deck. I had a private patio with table and chairs. The employees were quick and friendly. They had the fluffiest towels I've encountered in recent memory and some nice robes to wear. The room included some snacks and bottles of water. I would definitely stay there again.

The one drawback to this place is they don't have a free breakfast, but otherwise, the place is kept clean and in good condition. Location is great, and the staff was very friendly and accommodating. I wanted to add that we left a cellphone charger cord in the room, and the cleaning crew alerted the front desk to that, and they called us to let us know. Luckily we were still in town and were able to come by and pick it up. We have left things in other hotels before and they never bothered to contact us about it, so we appreciate the extra mile they went to in this case.

Scabies! Stay away from this hotel! My worst hotel experience ever, started to develop intense itchiness and skin bumps on my ears right after staying at this place, and it spread fast. Had to rush to UC to get prescription treatment during my travel. UPDATED with photos taken 7 days after leaving this hotel.

Pros: Very friendly helpful staff. Complementary water, coffee, tea and fruit in the lobby and in our room. Room was very clean and updated. Comfortable bed and nice cotton sheets and towels. Affordable rates and perfect location! Cons: furniture is too large for the size of the room. No place to put the luggage rack. funky wall heater and air conditioner. Walls paper thin. We could hear our neighbors conversation! Old fashioned slatted windows in the bathroom. Closet for your clothes is small like a broom closet. A family motel. Lots of kids.

Stopped here for one night on our California road trip, really liked this hotel, staff were very friendly and welcoming, the hotel is set in attractive gardens which are very well kept, our clean and comfortable room was on the ground floor overlooking the pool and had everything we needed. Also no resort fee or parking fee to pay which made a nice change! The hotel is a few minutes drive from downtown and the sea front there is also a shopping mall over the road with a Macy's etc

Always stay here if we can when visiting our kids in Santa Barbara. Clean, comfortable, pretty quiet. This time the price was great. Can get expensive on busy weekends. Only complaint was people in the pool after hours this time. Otherwise, a great stay!

We came to SB to visit family. The hotel was close in proximity to them. Grounds and rooms very well maintained. Staff friendly. Nearby restaurants has good food. I would highly recommend this hotel to anyone visiting SB, and I will be using it again.

This hotel was kept very clean. It looked a little older and Decor but that's kind of perfect for us having a family with toddlers as we don't want anything fancy. The location was very good-in close proximity to shopping and food and a very short distance to downtown.

This is a very comfortable hotel. Our room faced a common courtyard with a patio and comfy chairs. Very pleasant! We were in Santa Barbara for a family Thanksgiving, the weather was cold and rainy but we enjoyed what the area has to offer especially wine and craft beer tasting at Funktown.

What a great and helpful staff. They truly saved us in a tough time as we were evacuated from our home. 16 of us descended on the hotel and they gave us food, water and very nice accommodations. Thank you!

Super welcome on arrival which was most appreciated after a long journey. Peter on reception immediately ushered us over to check-in and was so helpful with his local knowledge (parking, refuelling, shops, restaurants) pointing out several areas of interested on a map. There was ice cold lemon infused water on arrival and we were given a room on the ground floor facing the pool which looked amazing. We only stayed the 1 night but could have easily stayed much longer and would definitely recommend this hotel. 5 star service from 2 very happy British travellers.

This is a quiet and clean place to stay. All of the staff were very friendly. The entire property is very well kept up. They don't have the free breakfast here, but the restaurant is good. The lobby has free coffee, tea, and cold water; and they give you complementary fruit. Two pools and two Jacuzzis that were nice. Very good beds. Not too firm nor too soft. Bigger television than you get at many other places. We had an upstairs room with a balcony facing the pool. They give you a table and two chairs outside.

This hotel is on State St within easy walking distance of shopping, and restaurants. The front desk staff are great. There is complimentary water and fruit in the room every day. Room was clean however It was dated with an old carpet and dark furniture. A friend was nearby and it appeared that that room was modernized. I stayed for 10 days and had to have the electronic key fixed every day and sometimes more than once. It got a little tiring to be locked out repeatedly. I kept the key separate from my phone etc, as instructed but it didn't make a difference. A staff member said the battery was faulty but it remained faulty. Returning at night was worrying.

1 night in Santa Barbara. Out of town, but easy to get back into the centre. Enormous, comfortable bed. Decor pretty dated but fine otherwise. Staff were friendly and informative. Santa Barbara itself is a very pretty coastal town with lots of lovely restaurants and coffee shops. Would recommend.

Stayed here with a tour group.This hotel is a little dated and the rooms on the small side.But that was made up by the service of the staff at reception. We were given cookies and champers on arrival by the fire pit. The food drinks and service at the restaurant was also outstanding. Then to top it all off when we were departing the following morning, we were given fruit on the bus. This is what made this stop very worthwhile.

Stayed with a group of Rotary Youth Exchange kids in June of 2019. Staff was most helpful, management went all out to find a stray box that we'd shipped to the property and delivered it on time. They even let us use the board room for an impromptu meeting and had cookies and sparkling cider for us upon arrival!

Whenever i stay in santa barbara i stay at Peppertree. The property is beautiful, there are 2 pools and hot tubs, room service and the staff is always kind and helpful. Its in a great location, easy on and off the freeway

We stayed here for one night on a road trip. The hotel reception staff were helpful, the rooms were comfortable but the decor was like my old nans house from the 70s. The pool looked great. The location was a taxi ride to the beautiful Santa Barbara beach and bars but conveniently to the freeway. Fine for a stop over.

Stayed here for 3 nights on a recent trip. Room was pretty clean although I did see a few ants. Carpeting and the room were definitely worn. Staff was helpful and friendly. Grounds were nice and generally quiet. My ground floor room was fine except one night the people above were up and about at 3am with heavy footsteps and other noises. Location is good but a bit far away from the lively downtown and funk zone areas.

Having seen the photos and reviews we were looking forward to arriving here. What a disappointment, our rooms were ancient and smelt really musty. Aircon was like a 747 taking off which meant that you could only have it on whilst out. Dirty carpet! Took a shower, walked to the bed and had dirty feet, ugh. Not blaming the house keeping, it's just everything is well past its best. Only good thing was the Hummingbird that arrived outside our room. Definitely return to Santa Barbara one day but not this hotel.

Both times I have stayed here (coincidentally in the same room) the front desk staff has been very friendly and helpful. The rooms are a bit dated, but well furnished and maintained. There isn't as easy of access to power outlets as in more modern hotels, but it worked out in the end. The presence of EV charging is a big help.

Located by Highway 1, but a couple of miles out of town. Decent room, but stairs to negociate if you are on the upper floor. Nice balcony overlooking the pool. Free parking. Shopping mall close by. Parking easy in town - 75 minutes free nearly everywhere and free street parking all day if you look a couple of blocks north of city centre. Santa Barbara is great. There is a town trail to follow. Do go up the tower of the city hall for the view. Tourist Office near the beach is great.

We stayed one night in September, very much what we expected, nice pool and gardens, pleasant room. No breakfast but there is a bakery across the road. We loved Santa Barbara and wished we could have stayed longer but this was part of a 4 week pre-booked road trip

My wife and I stayed here with a bus tour, room 346. The room was musty smelling upon arrival. There were ants on the chest of drawers and along the floor molding. I contacted the front desk and they came in and sprayed. The AC amounts to a window unit. When it was on it was loud and blew air at your head while in bed. You couldn't move the louvers away and we couldn't sleep with the noise so we turned it off. We couldn't open the patio doors since we were on the first floor. Cannot recommend this place.

we always stay in santa Barbara as they offer a medical rate for Sansum patients. always clean and easy to work with. The front desk is very good, tv good, poo;/spa clean and accessable. we tried elsewhere to save a few bucks but wasn't worth it.

Visited Santa Barbara for a few days And stayed in this hotels, rooms are built around a nice swimming pool in a garden with fantastic views of the mountains, the rooms them selves are nice and well furnished. The only down side to this hotel is they don't provide breakfast themselves like most Best Western hotels .

Everything was excellent about the Pepper Tree Inn - the staff, the location, the room, the courtyard, the pool, the bed, the bathroom, the parking. The ground were well-maintained and attended daily, the room service was excellent, provided by very nice people. The proximity to coffee shops, shopping, dining establishments, and grocery stores was ideal. I would love to stay there again, and hope to do so again soon.

Very friendly and helpful reception staff. Slightly dated two storey motel style but room and bathroom very good size. Nice green courtyard area with swimming pool and complimentary pool towels. Although fronts on a main road we found it quiet.

What a nice welcoming place, the staff Antony, Peter and everybody welcomes you like they know you for years, love this place, it has character and personality, everything is super clean and easy, they have coffee and fruits in reception the whole time and rooms are a little older but the space and layout, Inc the gorgeaus balcony full of flowers make up for it ! Fall of the hotel and the city, historic sites and cute restaurants !

Good location, friendly staff, good bedding and mattress, quiet at night, and good water pressure. The negatives were a key card that did not work open the door unless some combination of kick and push was implemented. This was reported to staff. The AC worked well and was at an acceptable noise level during the night. The price was reflective of the Santa Barbara area.

Stayed here in aug. Really impressed with tranquil vibe. Pool is small but great setting surrounded by palm trees and greenery. Connecting rooms great for larger families. Recommend upstairs rooms which have a balcony overlooking the pool. Enjoyed the restaurant next door - very friendly staff, good quality and portions enormous - recommend the massive Club sandwich. Hotel is a bit out of town but easy drive on a straight road or easy simple bus service.

The staff always ensure that my stay here is great. I have stayed here for many years and will continue to stay at this property. They have a restaurant across from the lobby, which is great too. The pool is always very clean and well maintained.

Really enjoyed staying here. Although the property and rooms (an AC units) are a bit older, it's well appointed and the staff is very friendly. The grounds were beautiful, plus bonus - 2 pools. Our two night stay was good, easy to navigate to the attractions (although the Funk District, pier, etc. is about a 5 - 10 minute drive). Free parking was a nice bonus after coming from LA.

Clean, roomy room. Nice spacious bathroom with a rubber mat, safety bar, great shower head and windows that open. Large desk and nice TV. Beds are too soft. 2 luggage racks were nice to have. Complimentary water, hard candy and fruits were a nice touch.

Stayed one night. Easy access just off the freeway but it is a ten minute drive to downtown. Hotel offers classic 'motel' accommodation with parking directly outside the room. Rooms are clean, average size and functional if slightly dated. Complimentary fruit, water and sweets in the room is a nice touch. Check in staff were friendly and helpful - offered good advice and a map on getting downtown etc. On site restaurant or other food options in the direct area.

Arrived here without any parking issues. Have a clean room with direct access to the pool area by. They have a big pool a surprisingly big whirlpool. The rooms are a little older but that's ok. Walking into the city might take too long so be prepared to drive. All in all it's a good hotel for a short stay.

The staff was awesome. The property was expertly maintained and welcoming. We noticed and appreciated all the little extras that were offered. I recommend the Pepper Tree Inn by Best Western as a wonderful place to stay!

I have stayed in many hotels in Santa Barbara throughout the years and have come to realize that the BW Pepper Tree Inn is consistently the best. Chivaun the General Manager maintains a clean, inviting property and Front Desk Agent Peter is a true professional and destined for a great career. Pool area is very relaxing and all amenities, as well as the hotel's location, are just right.

OK, let's just get this out of the way: the decor of the rooms is from the 1980's and not pretty. Now despite this, I always, always stay there when I'm in SB. The pool area, the rooms, the common areas are always extremely well maintained, tidy and very clean. And the mattresses are good as well. Sometimes they'll clean the windshield on your car. Front desk staff was nice and no, no one paid me to write this review.

My husband picked the Pepper Tree Inn because it was walking distance to Chuck's of Hawaii, a restaurant I had been wanting to go to. Overall the place is nice. I would come back because the customer service is great, very friendly and helpful. We were pleasantly surprised to walk into our room and have two bottles of water and fruit without the annoying extra charge other places charge. Having a balcony to sit out on was also a nice touch. My only complaint is the thin walls but it's not a deal breaker.

Stayed at the Pepper tree inn well equipped accommodation clean and comfortable close to downtown Santa Barbara. Restaurant next door does breakfast through to evening meals. Very friendly and helpful staff, has two swimming pools. Enjoyable stay.

This hotel is a great, moderately priced hotel that works hard to please it's customers. Interestingly , they have a barber shop and salon onsite! Helpful. Bed is comfortable! They have coffee and fruit in lobby. They have a decent restaurant directly adjacent to the property and several casual, affordable restaurants nearby. They are across from Macy's and near a drugstore (walking distance).

Awesome service and rooms. My family's trip was not planned so we didn't have clothes Thankfully there's quite a few department stores to shop at right across the street or a few blocked down so we were able to get everything we needed in short walking distance

The hotel was very clean, comfortable and relaxing; well cared-for and in good shape, Spanish style, like most of Santa Barbara. Very accommodating. The location on State Street is very close to shops, Hwy 101 and the center of town. It's a good value, and our group made use of the Fire Pit for a warm end of the day.

Stayed for two nights on our way to LA and it didn't disappoint. We were not expecting much but it was a pleasant surprise. Located straight off freeway and opposite lots of shops. Pool area well maintained and clean. Very friendly staff. Clean rooms. Need to get an Uber to get into town where all restaurants are. That's the only downside other than that loved the place

We stayed here just one night - right off State Street and across from the Shopping Center - good location. The staff here was great - friendly at check-in and out. Plenty of Parking. Were assigned a room on 2nd floor in the back overlooking a grassy courtyard area, which was nice and quiet, not to be above the swimming pool. Large size room with parking right outside. We enjoyed sitting on the veranda/deck and looking out over the garden with a glass of wine. Quite pleasant. Either we had quiet neighbors or the walls actually had some soundproofing as we had no issues sleeping on a Friday night! We went into town in the evening and it was an easy and short drive down State Street to downtown. Very convenient. Would come here again.

Stayed here a couple of times. Will always go back. Older property but very well maintained. From the front desk to housekeeping - staff is great !!!! They know the area and can suggest restaurants and attractions.

Came in at midnight and checked out at 10am so I don't have a lot to say except that the room was spacious and clean. There were 2 queen beds with a patio leading to a grassy area with outdoor pool. The beds were comfortable and sheets were clean. Our room was around the back of the lobby, on the ground floor with a parking lot right outside so you can hear a lot of talking in the morning (from the parking lot and the people around the pool). I didn't even make it to the lobby but they have free coffee.

We have stayed in many hotels across California but we were greeted so warmly by Ro (?) at the front desk, he showed us a map of the area and recommended activities and restaurants. Our room was clean and at the back overlooking the pool. We had fruit and water in the room each day and hot drinks at reception. We loved the fire pit in the evenings. Would definitely return here

We really enjoyed staying at this hotel. We made the experience that a lot of hotels are having this weird, same smell and this hotel was the first on our roadtrip that did not smell. The rooms make you feel at home and it has also been really clean. The staff has been nice and was even asking us at the check out weather we still need a bottle of water for our way. We booked the Best Western Plus in Los Angeles too because of the experience we made at this place. Thanks for having us.

I decided to visit Santa Barbara with my two daughters and the Pepper Tree Inn was a wonderful choice! Everyone was super helpful and accommodating and our room was located right near the pool! Front desk services were absolutely wonderful with recommendations and making us feel safe and comfortable. We will definitely be back!

The hotel is conveniently located from all tourist attractions as well as walking distance from Target and many restaurants. The rooms are spacious and clean. The service is excellent across the board from room service to everyone at the front desk. This is truly our favorite hotel in Santa Barbara! We have stayed here several times and we keep coming back. It close to downtown and the beaches, and easy accessible from State Street. The hotel has a beautiful outdoor atrium/yard with a pool, hot tub, chairs, tables and vending machines. The rooms face the pool and they all have a small balcony where you can sit and watch the kids play in the pool. The staff is very friendly and helpful.

Best Western Plus Pepper Tree Inn is a very nice hotel that is clean, well furnished and has good amenities, a friendly and helpful staff, and well maintained grounds, pools and jacuzzis. The hotel is on State Street next to a major shopping center, near great restaurants, and close to the 101 Freeway and San Marcos Pass. It is also accessible to bike paths and major attractions in the Santa Barbara area.

This was my second stay at this property and I was once again very satisfied with the overall experience. Nicely maintained hotel, beautifully landscaped grounds and the room was, though on the smaller side, spotlessly clean and in good great condition. It was nice sitting on the private balcony looking out over the lush landscaping and nice pool area. Great location, close to everything in a safe and clean area. Staff was once again, friendly and efficient. I highly recommend this hotel and look forward to a third stay sometime in the near future.

Very nice place to stay. Our only experience is coming up for grandson's school. However, if you are going up on move in and move out date for UCSB all the hotels hike their prices. No exceptions that I have found.

Nice and friendly staff, clean room and right across from Macy's to shop. The restaurant is very convenient and one get get room service from this restaurant. Some nice touches in the room with water, fruit and cookies.

We had a great stay here. The room were really clean and nice. The on-site restaurant had a great breakfast. Customer service was all around really good. Our only complaint was the bed was too firm and not comfortable.

Great location, just a short drive to downtown; nicely appointed room, very nice bathroom amenities. And the best thing about this property is the staff who know what hospitality is - they could not have been more helpful, gracious and friendly.

We spend almost 800 for 4 nights and the place is seriously terrible for the money spent, you can hear everything from next door, zero privacy, old and dirty looking place, it's my first time at a best western place and I don't understand how could be there hotels like that in Santa Barbara !!! Rooms are nice, but outdated. Showers have not been refurbed since the 1980's Grounds unkempt..found some nasty stuff in pool area. I get the partying, but someone's got to clean that up by 10:00 on Mother's Day, right? Rooms were not ready as promised but front desk swiped my card for both rooms in full, and said, "it'll be another hour', but thanks for waiting...My wife and mother in law should not have to wait for a room at 3PM on Mother's Day weekend.

The BW Pepper Tree is huge. Lots of rooms. I wish I had more time to explore the property but it was very pretty. My room was a little outdated but clean, which is what matters. They had all the amenities. Lovely garden view out my window. My only complaint is you can hear ABSOLUTELY EVERYTHING in your neighbors room and outside. I mean, EVERYTHING. The tv, anything that happens in the bathroom, footsteps, conversations... everything. So the whole time I was there I was self conscious of myself as to not annoy my neighbor. That was the major downfall. That and there's no breakfast. They left fruit in the room and a candy dish. Good location, clean and nice grounds. Just no sense of privacy when you can hear a pin drop from your neighbors room.

We really enjoyed our stay here - loved the patio overlooking the lawn and all the flowers. Super clean room, large with a sofa bed. It was just what we needed and expected. We would stay here again. The location was at the north end of State Street - we walked to Chuck's Steakhouse of Hawaii one night and had a great steak meal. We drove down to the other end of State Street - breakfast at Garret's is amazing; and enjoyed our breakfast down at the waterfront at Sambo's. Staff gave us a map so we could go up to the Mission and Botanical Gardens. Very helpful folks here.

Check in and first night were a good experience, however a restful night of sleep was not an option on the Saturday night before Easter (aka prom night for local Santa Barbara High Schools). The room of underage teens above mine was paying rap music, and raising a ruckus throughout the night. The constantly opened and closed the sliding glass door to the balcony to smoke their stuff, and it sounded like they were playing bumper cars when they weren't yelling and screaming about how drunk they were. Loud and rowdy, and although the first couple of calls to the front desk were addressed, neither parents or police were called to drag the kids home. I'm a gold member of BW and quite disappointed.

One of my favorite hotels I stay at for work. I love how the staff takes care of you from check in to check out. I always look forward to early morning checkouts. Tom the gentleman that works night on the week days is the best. Always makes sure we have everything on our way out.

Lovely grounds and a good room overlooking the gardens and pool. Quiet and comfortable but rooms could benefit from a bit of modernisation. Shower worked but was a bit temperamental and wifi very intermittent. Staff lovely and great to have an on site laundry and a small gym. On site restaurant for breakfast was great and staff very welcoming. Lots of food options nearby.

I'm curious as to why the BW Plus does not have breakfast. What's the "Plus" for? Anyway.... Loud people on the balcony, smoking, talking loudly, after 1030 on was the only problem we had. Staff was great. Place was located in a great spot. Room was like a boutique hotel, not a typical hotel chain. Super clean. Courtyard was beautiful. Stay here. I'm super picky and critical. I travel quite a bit. STAY HERE!

We stayed at The Best Western Plus Pepper Tree Inn this past weekend for my friends wedding. The hotel was conveniently right across from the mall, super affordable and clean. The staff was very friendly and prompt. We had a nice room opening up to the pool, so our girls loved it. We are definitely coming back here again soon! Would highly recommend :)

Exterior corridors, our room on the 2nd floor was convenient to the stairs (no elevator). Plenty of parking available. Mall right across street, bank next door, restaurants, beach, freeway nearby, and the fresh apples & complimentary bottles of water in room were nice surprises. We appreciated the microwave and fridge in our room. Private balcony overlooks the lawn, garden, pool area. Electric vehicle charging available. Clean room and clean public spaces, our bathroom seems recently renovated. Very friendly staff. Fireplace roaring & a few people relaxing on the sofa every time we went through the lobby. Nothing extravagant, it was priced right, perfect location & amenities for UCSB and Westmont college tours.

The whole weekend turned out great, from the wonderful accommodations to the show and the classes. The weather was clear and warm and the show very informative. It was relaxing to sit around the pool in the late afternoon after each day's show was over.

I wish we could have stayed longer to lounge by the pool. Very relaxing morning waking up to complimentary coffee and fruit and sitting on the patio looking out at the courtyard and pool. Exactly what we needed for our one night stay. It was a $10 10 minute Uber ride to downtown. The pillow was comfy and soft but the bed is very firm. Even though I didn't sleep (I need a soft bed), I'd definitely stay there again.

We were visiting from Vegas and fell in love with this hotel! So beautifully maintained, friendly staff, great location, clean room, clean pool! We wished we had stayed longer! This is a great place for families!

Pros: Big spacious room with Balcony, Heater, All modern amenities. Free pick and drop to the airport / Amtrak station. Just call them and they will be there in few minutes. Tips: There is no lift so be mindful if you had luggage then take room at ground level or first floor. No breakfast (Seemed a little pricey for the room cost)

We have needed to evacuate from Montecito frequently this season and have always found the Pepper Tree to be accommodating and a second home. It's located in uptown Inn and we feel safe. The shopping and nearby restaurants are very convenient and it has easy access to head down State street to the touristy areas if you wanted.

What a wonderfully landscaped little jewel of a hotel. Our patio afforded us a nice respite from the room. Great pool and jacuzzi area. Very homey atmosphere. Convenient for shopping and a straight shot down State ST. to the beach!

Amazing place, location is great walkable area and many food places are walking distance including shopping areas. About 10 minutes away from the main state street heading towards the beach where all the fun really is. Over all this hotel is worth the stay.

We had a reservation and booked them on Expedia specifically because they advertised as pet friendly. They turned us away and offered no options during a very busy holiday weekend so now our we and our Frenchie don't have a place to stay.

Santa Barbara/Montecito has been through a LOT in the past 2 years. I have evacuated clients here 3 times in the past 12 months and have always had a great experience. We have always required special accommodations, which Landon and their team have always assisted us with. We'll keep coming back!

Hotel reception was friendly and efficient. An hour and a half early check-In was greatly appreciated. Nice lobby with burning fireplace. The grounds and pools are nicely maintained. Room was on the smaller side, but very clean and comfortable. Furnishings were in good condition. Good location, close to attractions, shopping and restaurants. Overall great experience. I would recommend this hotel and will definitely stay again on my next visit to Santa Barbara.

From the ease of reservation to the intelligent and polite lobby staff to the maids to the room service to the privacy to the ample parking near the room. Everything was “top notch” and we would stay there again and again. Centrally located in town and MANY amenities within a two minute walk! THANK YOU SO MUCH for looking after us. We feel blessed!!

This property is quite old, but seems to have been kept up somewhat. But looks are a bit deceiving. When we checked into our room, it appeared clean but we found the following issues. 1. The internet network connection wasn't working. The front desk had to give us the password for the secured staff access. 2. The heater was not working. They sent someone up and repaired it. 3. The desk lamp with the two outlets (phone charging, etc.) does not work, but is plugged in. 4. The carpet appears dirty and there are food scraps under the desk and near the beds. Overall, the property feels overpriced considering the condition and no continental breakfast.

Really small and dark room. Came late in the evening and the room was so cold! It was difficult to heat the room and the heater was so noisy! The surroundings are lovely, though. Beautiful garden, nice swimming pool and flowers everywhere. A good placement if you want to visit Santa Barbara.

Well presented comfortable hotel with large, well appointed rooms. I had a lemon tree outside my room on the veranda which gave it an exotic feel. Fruit and biscuits in the room were a lovely touch as well. Very friendly and helpful staff were an added bonus.

stayed here just one night. the room was clean, the bed was comfortable. real nice touches like apples and water in the room. the restaurant next door had a great breakfast at a reasonable price. We have been staying at the Pepper Tree for years and have always loved it. Honestly, I am a bit of a Best Western fan. Great location in the US and Europe. Independently owned so you can find the pick of the litter, and rates that let me pretend that I am less spoiled than I actually am. In any event, we have been staying at the BW Pepper Tree and Best Western Encinas for years. I have to say, this occasion was special. I don't really ever write low star reviews but I think people need to know who incredibly indiscreet and inappropriate the desk staff is. 1. Love the high top sofa in the lounge. However, chatty chatty male desk clerk forgets to look for the tops of people's heads when complains to a colleague about telling people in The Loud Room that "he will have engineer look right into it" when he knows what the problem is and "hates having to say that" (apparently not being accurate). 2. Chatty male desk clerk does not care for one particular regular who uses a taxi and gets intoxicated. 3. When asked if BW Beachside has the same owner as the Pepper Tree, chatty chatty male desk clerk advised something along the lines of ...I kid you not . . . THEY AREN'T UP TO OUR STANDARDS. The awful irony trip advisor readers is that my husband and I were putting my-inlaws up there -- BW Beachside -- that same weekend and I had actually looked at the harbor-view room. Not kidding. It seemed nice to me!!!! Chatty Chatty desk clerk made me feel like a crappy daughter in law!!! 4. So chatty chatty desk clerk, do you really want me to take your recommendations (recommend Jeanine's for breakfast and Stagecoach wine tours or hope you come back )????

One needs to remember that the Santa Barbara area is very expensive, especially during peak seasons, weekends and/or summer months. That being said, just recently spent a night at this hotel in what we thought was going to be the "off" season. Although the town was very busy, the hotel was somewhat busy and it was a mid week stay, however, the weather was great, warmer than usual for this time of year. The king room we had was a very good size on the second floor with a nice view of the courtyard and pool area. Roomy size patio for relaxing too. Had a very good nights sleep due to the extremely comfortable bed and pillows and the room being very quiet and peaceful. The bathroom area is a little tight, but everything is clean and well cared for and the staff was very helpful. Would absolutely stay here again!

Best Western Pepper Tree was a great place to stay while I was in Santa Barbara. The pool, guest room, and other amenities were really nice - one thing I really enjoyed was the fresh fruit they provided every day. Highly recommend staying here for business or leisure.

An older hotel that's starting to show its 35 years. My wife & I agreed that the owners were making a modest attempt to maintain things, but a major remodel can't be too far off if they want to keep their franchise. I would have to rate this hotel as below average for my taste. I may have paid less than the competition was asking on this night, but I got what I paid for.

After staying here about 6 weeks ago I brought my family this time for a short vacation. We were kindly upgraded to a room by the pool. We slept great and loved stepping out to the beautiful well-kept grounds and pool. Front office staff was great and efficient. I loved being able to walk to Starbucks, Macy's and Panera. Can't wait to come back in a few months! Thank you!

Property has been a highlight in Santa Barbara for decades. Very clean throughout. Though it is not near the beach, it is a great starting point for anything in the area-UCSB, downtown, oceanfront, shopping, etc. Only minutes from airport or Amtrak.

The service, the absolute beauty of the property, cleanliness and location make staying here a pleasure. The staff is great and go above and beyond to make the stay as easy and memorable as possible. That's why we return each time we visit SANTA BARBARA!!

On a trip from San Diego to SF you need a good nights rest. This place meets this requirement perfectly. Great check in, central location and plenty of parking plus two swimming pools. The rooms are clean, practical but outdated by 10-15 years. Not essential! Seems a bit overpriced, however.

Firstly, we were greeted by a guy who said he put champagne in our room because it was our honeymoon. There was no champagne, shower didnt work, tv didnt work and a cockroaches. Not a good spot. I'm not sure if i would recommend this place again. Most of the things in the room did not work. After a 6 hour drive we didnt really care. But i would not recommend it. Although, Santa Barbara is beautiful ??

We stopped in for a one night stay on our way up the coast. What a pleasant surprise! This is an older style motel but very well presented and clean with complimentary tea, coffee & fruit in reception. What made it stand out for us was our welcome by Spider on reception who is a real asset to this motel. He allocated our group two adjoining ground floor rooms so the kids had easy access to the well maintained pool and gardens which made things very easy. We got take away from the mall opposite and sat in the gardens which was a real bonus after a day on the road and just enjoyed the peaceful atmosphere. There is also a lovely fire pit adjacent to another pool and two hot tubs. The guest laundry was clean and inexpensive. The rooms are definitely older but they take a lot of pride in looking after their guests and facilities. If Spider is in reception get him to give you some local tips.

Stayed for one night during our drive from San Fran to LA and wish we'd had longer! The room was huge with a king sized bed which was very comfy, large balcony over looking the pool and just a great vibe to the whole place. We didn't get to use the pool area but it looked lovely, plus there was free parking and a great little bar on site too. We'd absolutely book here again if we ever came back to Santa Barbara

From check in (fast, friendly, efficient) to amenities (Mexican restaurant, bar on site;) shopping space in lobby with tastefully chosen items, comfortable rooms with complimentary water and fruit ,to the plant bedecked pool area and patios hung with flowering vines, this is an exceptional hotel. It is a little way from downtown ($12 Uber), but across from La Cumbre Mall with a wonderful seafood restaurant (LURE), and just up the street from our favorite neighborhood bar, Tee Off. We loved this hotel and will be back, hopefully soon.

I stayed at the hotel with my family of 8. We had 2 rooms close to each other, and both rooms had terrace. The rooms was very clean and comfortable. The kids used the pool sevel times and it was very good and heated. In the evening there was a fire place outside where we sat and had a beer. There is a couple of restaurants close by, and a shopping center across the street. We where pleased with the hotel and us highly recommended from us..

We stayed here for three nights. The hotel was OK, the room was clean and the bed comfortable but overall the rooms need a major update. The bathroom was not very nice, very old fashioned and the room could do with the "old peoples home" type chairs removing. The pool area was nice. No breakfast available but there is an adjoining restaurant where you can get some. There are also restaurants opposite, along with a Macy's and other shops. The main area and beach front is a drive away. We wouldn't choose to stay here again, but its OK if you are happy with a basic hotel that needs updating.

We only stayed for one night but our stay was very comfortable and we were blown away by how lovely it was! Staff were helpful and were able to provide us with information about the local area. Rooms were of a very good size and were clean. We were also able to park the car right outside our room! It was so easy to park the car on site close to your room. We didn't use many of the facilities on site but there is a swimming pool and restaurant. There were lots of amenities across the road and nearby. We had a very pleasant short stay but would stay here again!

Being a Sansum patient, I frequently need a room for the night, as my appointments run late. I don't like to drive home to Pismo much later than 3pm, or so. Nice that you give me a medical rate. Nice that the room is quiet and comfortable. Thanks!

PROS - The hotel is clean and they offer free coffee and snacks. It has a swimming pool which was nice (but not clean enough). The room was spacious and the parking was near the room. CONS - We received a room on the second floor and we had to carry our bags as there was no elevator. There is no breakfast and it is far from the center of Santa Barbara (walking was almost an hour).

We were very pleased with our stay here. The young guy at reception was welcoming and very helpful, telling us about the surrounding area and public transport. Room was large and clean. Lovely gardens with pool at the back.

Loved the atmosphere of this place! The rooms overlooking the courtyard were wonderful. Close to great restaurants and convenient for driving to sites in Santa Barbara and wine country. The staff were all very nice and helpful!!

We call and get medical rate as we use it when visiting sansum clinic. it is in the middle of the two facilities, so very convenient. rooms are always clean. resturant on site and mall across the street if you have time to kill in between appointments.

We are staying for two nights and after a long drive from San Francisco today it was such a pleasant surprise. Love everything about this hotel, staff are so welcoming. Received a beautiful bottle of wine on arrival and was fantastic. Onsite restaurant was great and we loved the food and so reasonably priced with such lovely staff. Yes hotel is old but cute touches with hand towels made into swans and pouches holding face washes. Beds were great TV had every channel. The hotel guide is so informative and has everything you need. Pool, ice machine and vending machine right outside our door. Onsite laundry is an unexpected bonus. Great shopping centre across the road. If we ever came back to Santa Barbara would definitely stay here again.

Clean, comfortable rooms with , coffee maker, microwave, refrigerator. ,Pool, spa, and other amenities I have not used. The staff is extremely courteous & helpful. Great location for business, leisure, shopping and beaches Has some close by top notch restrauants, with daily fresh seafoods offered. When in Santa Barbara this is the only hotel I choose to stay at. It is close to clinics & hospital also..

I have stayed at the Pepper Tree many times,and always have an enjoyable visit.The hotel and staff are most welcoming.On my recent visit my door lock needed a new battery and an engineer arrived in 4 minutes.Just over the road is La Cumbre Plaza with plenty of shops, including a large Macy's.The pool and grounds are lovely and parking is right outside the door. The only thing I miss is the newspaper outside the door every morning.Santa Barbara is a beautiful town and I would recommend this hotel.

Not a bad hotel, just OK really. Quite a distance from center of Santa Barbara so a car is needed. Rooms are a little tired and not really worth of being called a hotel. This is more of a Motel. However, it sufficed as our stop over in Santa Barbara.

We stayed for four nights. In a room with two double beds. The beds were tiny in comparison to the other hotels we have stayed in with the same set up. For that reason alone we wouldn't stay here again. Our room was on the ground floor. There was a horrible musty odour in our room, not sure why and whether it was from the carpet or the reclining chair in the room. The room looked like it had last been decorated in the 1980s The wallpaper was peeling away in places. When we arrived the insect net on our patio door was broken off. This was repaired several days into our stay. On the plus side we had a microwave in the room and had water and fruit provided. The location is a short drive away from the santa barbara sea front, but close to a shopping centre and restaurants. The onsite restaurant at the hotel has friendly staff but the quality of the food whilst okay isn't fantastic. The swimming pool area is clean but the water is freezing cold! I enjoyed santa barbara, it's as lovely place, but I wouldn't visit this hotel (more like a motel) again. Virgin holidays don't show a picture of the rooms in this hotel, when they sell it and I now know why.

We had stayed here before so used our points for a one night stay. The comp rooms are by the pool with a patio which is nice. The room itself was not as nice as the other rooms we have stayed at here, but fine for a comp stay. The King Size bed was comfortable. The candy dish with candy and also complementary waters was nice. Across from the Best Western is a nice shopping center. Check in was friendly, but they forgot to mention that i am a premier BW member. I guess the comp night made them forget to give the normal thanks for being a member. But other than that a fine stay.

This is an older style property but very clean and well maintained. I was pleasantly surprised, having read some slightly negative reviews about the age of the hotel. Check in was easy and staff were charming. It was extremely hot while we were there and the air conditioning worked well, not too noisy. Our family of 4 (2 teenagers and parents) shared a room. There was enough space for the four of us, and our own little outside sitting area as well. Our room was on the ground floor. The pool area and gardens were lovely, established and shady, with lovely painted tiles. We had a relaxing swim looking out over the buildings to the hills beyond. The hotel is a short drive from the town centre and just across the road from a big shopping centre with supermarkets and restaurants - very handy. We enjoyed our stay and would happily return.

Lovely hotel with very attentive staff. Our ground floor room opened onto the grass near the pool. Nice pool and hot tub area, flowers, trees, relaxing grounds. Not fancy, just nice and relaxing. Beds were comfortable, pillows soft. Across the street is Starbucks, Panera, a shopping mall, a grocery store, and the hotel across the parking lot has nice breakfast choices, home made desserts. The coffee is terrible at hotel and restaurant, but Starbucks is across the street and Peet's Coffee is short walk. They even have a nice selection of souvenirs in the lobby gift shop, fresh fruit, water with lemon, refrigerators in every room. Down to earth, Low stress hotel,

Rooms - Yes, they're dated, but they're clean, comfortable, and equipped with a mini fridge and coffee maker. Plus, the tropical landscape surrounding the rooms is beautiful and tranquil (our room opened to a grassy courtyard and pool). Location - The hotel is in a great location with a restaurant on property and everything you need within a block or two (Starbucks, Vons (soon to be Gelsons), Macy's, restaurants, etc.). -Customer Service - The Pepper Tree team is top notch. Everyone we encountered was very friendly and accommodating. From room requests, to local suggestions. and everything in between, they were extremely helpful. Highly recommend for a weekend stay in Santa Barbara!

If this is a Best Western Plus I would really hate to see one that isn't. Noisiest air conditioning unit ever - thank God for Tylenol PM! Really dated decor, carpets, bathroom etc. The plus side was free water in the room and that was the only one. Myself and my husband shared one really small bed and our 15 year old has the other really small bed, there's just no way that a family should be booked into this size of accommodation!

We stayed here on Wednesday night. The hotel was great! Pretty simple and dated facilities in the room but comfy, clean, quiet. We had a poolside room which the kids used flat out, the pool area was quiet and well maintained. The hotel is in a good location right on State St, checkin was effortless, staff were helpful, rooms were clean. highly recommend!

Located on the Main Street. Across the street from shopping area. Lots of dining choices within a few blocks distance. Nice pool area. Lots of parking. Nice lobby area. The downside was no free breakfast.

From the moment we checked in, we were greeted with graciousness and a hospitality bag with goodies. The grounds make you feel like you are in Hawaii. There are two pristine swimming pools, manicured tropical grounds, adequately equipped gym and and clean rooms with private balconies or patios. Other services offered are a barber shop, hair salon and a masseuse. It is situated across from La Cumbre plaza with many shops and restaurants. We stayed a week. The best steakhouse in Santa Barbara, Chuck's Steakhouse and Seafood , is several yards away. Pepper Tree has another restaurant on the grounds which serves breakfast, lunch and dinner. It , also, has a cocktail lounge. Everything we ordered there was bountiful and delicious. The friendly staff made you feel at home. Pepper Tree is family friendly and service dogs are welcome. We plan to return there.

We had a lovely room close to the pool. One staff member on reception Landon was extremely helpful giving great advice on the area including a great tips on restaurants in the area. Great hotel would recommend

We recently stayed here for two nights during our drive from San Fran to LA (side note - we would highly recommend doing this via HWY 1 - just stunning) and this hotel was fabulous. The room is not ultra-modern, but has charm and was incredibly spacious and clean. The hotel feels very safe, offers great facilities and staff are super friendly and helpful! When the staff found out we were honeymooners, we were even treated to a complimentary bottle of bubbles - such a nice touch! We would highly recommend this charming hotel, you'll be sure to enjoy it!

this hotel was great. The staff were excellent, room was clean and well equipped ( even had a microwave!) and beds comfy. do wish we had spent more than one night here, as Santa Barbara is lovely and could easily have had a few days relaxing ! Either staff are naturally great here or they have been trained well - either which I wish more staff were like this.

Very nice hotel. Staff were friendly and extremely helpful. Coffee was available at all times, when a pot ran out, another one was readily available. The grounds were kept up nice and the pools and hot spa were clean. Just wish we had time to use the pool and spa. Great location across from shopping mall. Close to several restaurants and points of interest in the Santa Barbara area. We definitely will stay at this hotel again.

I never leave a negative review and this hotel certainly has its positives as outlined below but the Peoper Tree Inn did not live up to expectations. The front desk staff are friendly and informative but seemed a little weary. Found the hotel fine and there is ample parking available. Our room was very disappointing, the facilities available were just fine. Shower and a wide bath, microwave, safe, fridge, private outside seating, comfortable armchairs, spacious bed, great selection of TV channels etc - that's all good. However, the quality of sleep was really poor due to all of the noise and ultimately, that's what we are here for - SLEEP! The air con is incredibly loud, it was as if a train was rattling through the room. We couldn't sleep with it on but it was very hot. Fortunately we had our own personal mini fans which are really effective and quiet. The noises coming from the other rooms was horrendous, plumbing clunking, unknown buzzing, banging and thuds throughout the night varying from quiet and distant to elephant trying to break through the ceiling. The fridge in the room was also very loud. We've slept in many hotels over the last few weeks on our USA road trip and no fridge has ever made noises like this one! It's clearly faulty. We had to unplug it and sacrifice the food we had in it to get any sleep at all. There are a few shops and restaurants around the hotel, we ate at Harry's which I'll review separately. Apart from that though, you're a bit out of the way and not near the sea front so sadly the location doesn't make up for the noise. I wouldn't stay here again.

We stayed here for 2 nights on our way to Los Angeles, this is a lovely laidback hotel. Our room faced the pool and was very clean. The balcony was an added bonus!Over the road you have a selection of shops and restaurants...all in all this is a great hotel and we would definitely visit again.

Ok, so what makes this hotel is: 1. The family vibe. I was with a friend, and typically I hate family places as they tend to be very noisy and not relaxing. But somehow, even though this is a large main hotel with a lot of families and a pool area, I really still liked the vibe. It wasn't too crazy noisy and the pool area just seemed to be really what I imagine middle America would be (even though we're on the coast!). 2. The service at front desk - was super helpful with maps and local things. 3. Close to the town - only thing to note is that parking costs but not a lot. We paid a parking station $6 for about 6 hours of parking one night. The funk zone is cool area to hang out and walk along the boardwalk. The room itself was average size, bathroom was ok. Nothing amazing but that's not what you're staying in SB for anyway. Would I come back and stay again, yes

We stayed a weekend in June for our daughters graduation from UCSB. This is a nicer Best Western property located on upper State street and right across from a nice mall with the flagship store being Macys. It was packed as it was graduation weekend. But we were able to check in early which was really helpful. The staff were all friendly and efficient. Although I did not need a lecture on the virtues of Donald Trump that I was given one morning while searching for stronger coffee. The property is a garden setting around two very nice pools that are well maintained. The gardens are kept immaculate as well. Rooms all have a nice big balcony, ours came with a pool view. Unlike most Best Westerns they did not offer a free breakfast but did have a restaurant that seemed popular on site. A very nice stay and we would go back again.

Good size rooms, very dated but clean, nice fresh towels everyday, toiletries hairdryer iron etc, tea coffee and fruit, nice outside seating area, good location for supermarket, bus ride into Santa Barbara, only 1.75 dollars and really easy to use. Santa Barbara it's self is very quaint, nice shops, pier and bars restaurants.. we enjoyed July 4th there and the parade was great.

We stayed in the Best Western Pepper Tree Santa Barbara for two nights. It's a great location and the hotel is clean, restaurant fine for breakfast, pool is lovely but the pull out sofa bed is really only suitable for young kids. Our 16 year old son who is 6ft tall struggled to sleep well on it and it creaked alot. Bathroom is a strange arrangement with separated toilet and sink...sink area open to hallway leading to the room. Small quibbles and overall we had a lovely stay because of the location. It's on State Street...the main thoroughfare but not within walking distance of sea front but a very direct driving route. Shopping mall right across the road...Vons is a great convenience store. It would obviously cost more to be nearer the sea front. Santa Barbara is gorgeous. Would highly recommend the hotel...but use the sofa bed for smallies not adults or teens!!

I am only sorry we didn't book more than one night here. It is a great little hotel, the front desk staff were very welcoming , helpful and friendly.it has a lovely pool area with a jacuzzi, which we didn't get time to use unfortunately. The rooms were big, clean and the bed was the comfiest ever.the decor is old fashioned but really? Who cares about that as long as it is clean and comfy and safe.wouldnt hesitate to stay here again.

Best Westerns are quite individual and the ‘Plus' helps to keep the standard high. This hotel provided a very comfortable room with two double beds, seating and coffee table plus a good size bathroom. The lobby team were very helpful and knew Santa Barbara well giving good recommendations for restaurants in town. It is helped that SB is a lovely place but the hotel was good value and made our stay very enjoyable. State Street is a left turn out of the hotel then follow the route to the hub of SB, turn right and route 101 is there to take you further afield. A great stay.

My husband had a two day teacher conference at this hotel, so I decided to see the sights. First of all, for the price I imagine this hotel closer to the beach--it isn't. Also, we are Best Western Rewards members so I am familiar with the chain and always enjoyed a full breakfast--this hotel does not offer one , not even a continental. For the price charged, and not centrally located near the beach, I was very disappointed. However, the rooms are clean (as is other Best Westerns). The only difference I saw was the rooms are larger and they give you treats and water, which I rather have a breakfast. Overall, I would choose another Best Western to stay at perhaps a cheaper price that serves breakfast.

Third hotel of our stay in California. Friendly staff at the hotel who were helpful. Room was clean and beds comfortable. Pool located by our room. Excellent parking facilities as parked outside our room. Would recommend.

firstly, what a wonderful surprise santa Barbera is, we were on a road trip and wished we had more than 1 day there, beautiful city, and so clean. The hotel was just out of the centre but staff extremely friendly and designed like an old motel. The room was spacious and well laid out, everything very clean and very American. A very comfortable and good hotel.

Best Western Pepper Tree is a lovely property on upper State! From the moment we walked in, the front desk personnel were friendly and helpful. We had forgotten to ask for a room on the ground floor, they had no more available bet since the hotel has an elevator, they put us close. The pool is outstanding as well as the spa. Plenty of lounge chairs and gorgeous plantings around the pool. The beds were extremely comfy, we loved our stay!

Stayed here for one night. Very easy check in with friendly staff. Parking great and no extra charge.Rooms clean and comfortable, pool and gardens were lovely but sadly we did not stay long enough to use. Good shops and food just across the road. We got a taxi to downtown Santa Barbara in the evening which was beautiful.

I was visiting an old friend who lives in Santa Barbara and chose the Pepper Tree Inn due to its proximity to my friend and the good reviews I found. I was happy to see that it lived up to its positive comments on cleanliness. Nowhere did I note, however, how very efficient and courteous every employee I encountered was to me, both on the phone and at the facility. I would certainly plan to stay there again.

the pictures are pretty - the experience is not! Ever hear the expression you can polish a turd... well yep here it is - the circa 1974 rooms (complete with grandpas unwashed recliner) is what you get not the pretty polished newly remodeled ones the website shows. Also the hot tub had no jets and was lukewarm 8pm on a Saturday night during a busy weekend. No breakfast, unsupervised kids and dog doo doo completed our

I always hate it when I see something that COULD have been so much better, WOULD have been so much better SHOULD have been so much better. The Best Western Pepper Tree is exactly that. The problem? They CRAMMED each floor of each wing with the absolute maximum number of rooms they possibly could. IF they had reduced the number of rooms on each floor, in each wing by only one or two rooms, this place would have been WONDERFUL—but they didn't. This place values quantity over quality. They just had to squeeze in those last few rooms, so that now, anyone who stays there is forced to deal with one of “THE” most cramped bathrooms EVER! The very tiny toilets even have these special seats that sort of “retract,” to provide another inch or two of space in the bathrooms. I wonder what genius, BEAN COUNTER thought that one up? There is a closet—if you can call it that—that is not deep enough to hold a CLOTHES HANGER! The highpoint of staying here, is the Lorna Doone cookies they give you, that's it! Anyway, we will not be returning to The Pepper Tree. I'd much rather stay at a better place once than here twice.

This hotel is in a lovely position and not the most upmarket but comfy and I have had the best sleep here in ages. The pool is lovely and the gardens really well kept. We had a great breakfast the next morning, will definitely be returning.

Really enjoyed our stay here, the hotel is immaculately clean , with beautiful gardens and plants surrounding the pool area, plenty of shops and restaurants close by. The staff at the reception were brilliant. They could not have been anymore genuine welcoming and friendly, and are a credit to the hotel and the people of Santa Barbara.

Had a two night stay here with lovely clean rooms. Great layout with access to the pool area from your rooms. The outside area was well presented and pleasant. Good shops and food just a short walk across the road but if you wanted to go downtown or beaches you need to catch a bus.

We stayed at Best Western Pepper Tree in Santa Barbara in April 2018 for family reunion celebration. Total over 20 people. I wasn't expecting much from this hotel (don't get me wrong Best Western brand quality is fairly good and predictable), but was completely blown away by this place! I loved the entire set up with ability to park your car right next to room entrance and being able to step onto green grass and straight to the pool area from your room. My kids are teen and pre-teen age, but I can see how extra accomodating this set up can be for parents with younger kids. Location was amazing, walking distance to State street downtown; there was also a great seafood restaurant across the street (Lure Fish House I believe). I loved that we had unlimited bottled water delivered to our room throughout the stay. Bed was comfortable and Wifi was good too. My only disappointment was that there was no complimentary breakfast which you typically expect from Best Western. Overall I definitely recommend this hotel.

It is a charming place in a beautiful location, but for all travelers I would offer one word of caution with regard to this motel. If I were to ever stay there again, ask to not be put in one of the front facing rooms on the first floor (282-290 I think) that are right behind the adjacent restaurant. It is very busy there early in the AM including delivery trucks that sound like they're going to drive right into your bedroom at 5 am! Other than this, the place is quaint, clean and very comfortable and I assume my whole experieince would have been completely different if I had stayed in an upper floor more in the back. Just my 2 cents.

The front desk said they have a policy where they bang on the door and enter as early as 5 hours before your checkout time to see if you are still in the room. We were. So, instead of waiting until after their check out time or checking with their front desk on who has checked out, you can expect to wake up to a stranger in your room! Alarmed and concerned, I called the front desk to ask if it was truly their staff that just entered our room, it was. and, i wanted to confirm the late check out we were granted by their front desk and was told it was not even noted to our room but that their staff do that to everyone. It did not even matter that they did not know we had a late check out time because they bang on your door in the early morning anyways (they came into our room around 9am and their regular check out time is noon... our approved late check out was 1:30pm) and, before you can wake up to answer, they enter your room... no continental breakfast but a simulated home invasion robbery is free (wear something nice to bed because you will be startled awake by uninvited guests!). According to the front desk, they do this to TO EVERY GUEST just to see if you are still there room because apparently they cannot just ask their own front desk who has checked out. So expectet to be alarmingly awoken by a DEA style raid on your room. We told the front desk that we were very disappointed that we were woken up like that and that someone entered our room without our permission while my friend and I were asleep only for the front desk guy to apathetically state that is how they did things and give a blank look of "so?". Zero empathy or concern... is this how you want to spend your vacation? On top of suprising you in your room while you sleep, you can also look forward to facilities that are dated and run down. The traffic noise is very loud in your room. Good thing they are more expensive than the competition because why just feel violated when you can be violated AND ripped off! We chose this place and paid more thinking that Best Western was a safe bet for service and quality: WRONG. I should have gone to the Lemon Tree Inn instead for a better price, nicer location, and no morning raids by their staff.

Santa Barbara is a very expensive hotel market. To find a nice hotel for under $200/night is not easy (impossible at peak times). The Peppertree is like stepping back into the 70's. Everything is very clean and pleasant but not modern looking. A good place to lay your head and enjoy the area. Right across State St. is a very good wine shop, fyi.

Hotel was nice, clean and staff were super friendly. Property was beautiful. Had a nice pool, hot tub and a fire pit that was going when we got there. Beautiful!!! Only bad part was the restaurant next door which I was told was part of the hotel. The food was not very good at all, even possibly spoiled. When I called to let the restaurant know that one of the sandwich meats was not good, could even get someone sick for eating it, they said oh ok. No offer of a refund. I wouldn't recommend it at all. So stay at hotel but don't eat at restaurant.

Difficult to criticise this Hotel, as it is a classic example of it's type. Wonderful central pool area and the rooms faced on to it. Lots of places to eat within walking distance, which means a nice glass of wine without the worry of drink / driving.

My husband and I had 2 great days in Santa Barbara and would like to thank Peter on reception for giving us great advice on how to make the most of our time. He was so chirpy and helpful. A wide smile certainly makes a difference. We appreciated the free water, coffee, sweets and biscuits. The little things make a difference. While the hotel is a bit far out from downtown, we found driving around a breeze.

I have traveled to SB once a month for the past year and a half and I always stay at the Pepper Tree. They always try to give me the room I prefer, if available, and they make sure I am comfortable since I am away from home for a week.

This hotel is well kept, clean, and very friendly staff. Stayed just one night, no issues with the Hotel. The hotel has a restaurant on the property, but we did not get a chance to try it out. Hotel also has a small gift shop.

My 4th stay at Pepper Tree as I am on business frequently. The rooms are spacious and comfortable, especially the Deluxe rooms. Immaculately clean. Helpful friendly staff. Restaurant is relaxing and very good food.

Only stayed for 1 night but received fantastic service from the check in staff. The rooms were very large and beautiful. Would definitely stay here again if I am lucky enough to come back. Had breakfast next to the hotel which was very reasonable.

Stayed just one night but everything was great. Lovely room with a small balcony, the vegetation that was round the balcony could do with a trim. Large flatscreen tv,iron, board and hairdryer. Good bed linen, great shower and toiletries. A nice touch in the room was some fruit, sweets and bottles of water also free coffee in lobby. Lovely friendly staff. We ate in Chucks which is almost next door, great place.

Our family loves this place. Well-maintained. Santa Barbara Spanish-style tile roofs, flowering vines and wrought iron touches. Grassed courtyards. Two pools. Restaurant. Comfortable beds. Good location. Walk to shopping. Easy drive off/on 101 freeway. Not too far to downtown, airport or beaches. Convenient to San Marcus Pass for our day-trips to Solvang and to the Santa Ynez wineries. Best part? The hotel management and staff are efficient, friendly and caring.

Our room was a garden view and fine. The seating was a bit weird but the bed was very comfortable and the place was quiet. Need a vehicle to get downtown since hotel is on the upper stretch of State Street not downtown.

We stayed here for 2 nights during the summer. It was our first time visiting Santa Barbara. The inn was great value and the staff were very helpful. The rooms were absolutely spotless and the bed was really comfortable and very spacious. The location wasn't as convenient as I expected after reading reviews but we really enjoyed our stay and regret not staying longer.

Our room was clean and spacious. It was quiet and the bed was comfortable. The only complaint would be that there was no continental or free hot breakfast option available. All the other Best Western hotels that I've stayed at before this one has offered a free breakfast option so I missed having breakfast.

Wow what a great place to stay, price was right, walking distance to stores and restaurants (Chucks steakhouse) the staff was awesome we were checked in by Justin he went out of his way to make sure our stay was great and it was awesome thanks Justin! We will for sure stay again there A+ and pool was heated too

The hotel was very good for the price, however, the location was EXCELLENT! I don't want to forget - the service was excellent as well. Across the street there is a shopping strip filled with many places to shop and eat. Back to the hotel, we rented a room with two double beds. The rooms were cleaned very well and the bathroom was kept up as well. You are about a 3.5 - 4 miles away from the beach on State Street. A definite return when back in the area.

The location of Pepper Tree Inn was great. We felt safe and welcomed. The room was very nice and clean, the view to the courtyard was relaxing. The Orchid show and Santa Barbara were fun and beautiful. After a long day, the recliner in our room was a welcome sight for me.

This property is very nice, staff was friendly and helpful... Restaurant is on premises, food was good...gift shop was stocked with plenty of goodies and supplies if you forgot something. Mall was directly across the street, other restaurants are within walking distance as well....room was great and bathrobes were available as well. I will be returning to this property as soon as possible.

I just returned from a weekend here with over 50 women on a retreat. We were skeptical it would be noisy, due to location next to State St. It was NOT noisy! What a fabulous hotel! Excellent service, numerous amenities (coffee, bottled water, candy, cookies & fruit in the rooms), including a fridge & microwave. Free shuttles to and from Airport and Train Station, as well. Swimming pools, jacuzzis, work out room, fire pit, massage rooms, business center, free wifi & free parking, 24/7 helpful staff, and free fruit, coffees and teas in the lobby. Beds were comfortable and it was a treat to have both an air conditioner and a heater in the rooms. LaCumbre Shopping Center right across the street, and at least 10 great restaurants within walking distance. Not one complaint! In fact, we will happily return.

Our stay was overall very positive. Check in was easy and the room was nice and clean. the only issue we had was we were in the front row of rooms which is right along the road. It was pretty loud in our room because of this. Whenever a loud car would drive by it would wake us up. I got up at 6:30am on Sunday because a motorcycle in the parking lot right outside of our room sat in idle for about 10 minutes. I'm sure I wasn't the only one it woke up. I would just suggest that you request to be put in a room in the back of the property away from the road. Everything else was nice though!

My wife and I stayed here for part of our vacation which happened to be right after they had some type of flood. This hotel visit was lovely with plenty of free parking but did start off a little unusual. We checked in with Peter and he gave us some information about the property. We asked him about the restaurant they have on site and he recommended us to not use it because the food doesn't have much taste which my wife and I thought was odd for him to say. He recommended a far better restaurant called The Boathouse. Worst decision of the trip. The food was overpriced and my fish wasn't cooked all the way. The second night, we got to meet Anthony and Justin at the front desk and they told us about a steakhouse in the downtown area called Jill's place. The staff actually went out of their way to book a table for us and gave us a little menu to read over. A real delightful restaurant and atmosphere. Overall beautiful hotel and every person we came in contact with at the reception desk was kind and professional. We saw some of the reviews about the rooms being outdated but we found our room to be perfect and didn't come in contact with any issues during our stay.

This hotel does the job, if you are driving through and are not looking for great digs or oceanfront property. Decent rooms, I wish they were more enclosed though, not open as they are. Santa barbara is a beautiful town, so as long as your are close by and watch your budget, you will like this place - it will fit the bill

Room was clean, desk was friendly all in all a nice experience. I must say the room we had was showing it's age particularly in the bathroom. Not saying it was dirty, just aging. This is a big motel located nicely with easy access and regress, parking was ample of Cours it was late December. Didn't try the restaurant.

We arrived late one evening with no reservation but were very warmly welcomed. It's true that the decor is a little dated but the amenities, service and staff more than make up for that. Of particular note were: coffee and fruit selection available in reception; fridge, microwave and coffee facilities in the room; good hot shower (not a dribbling excuse but a good strong shower). We were particularly impressed with front desk staff who really looked after us and gave us great recommendations for local sights/food. Thanks Pete, very much appreciated!

Upon realizing we were not staying closer to beach but a quick 3 miles we were a bit disappointed. However, this property's team greatly makes up for this lack of "beach" experience. Plus the mountains are an easy walk away with great trails. Even when our TV upon arrival did not work - Peter was quick to assemble help with a great apology vintage. Peter especially had a great sense of humor. We stayed only one night, but will book for longer next time in town for this mother daughter team from Chicago.

Love the location, terrific staff. Hotel needs to be upgraded. The rooms are old and rrundown looking. Renovation is needed. I have been coming here once a year for about 5 years to see relatives. If they don't upgrade I will look for a different hotel.

We were evacuated from Ojai during the recent fire emergency. Pepper Tree staff could not have been nicer or more helpful. Room was perfect with comfortable king bed, microwave and small refrigerator. We thank you from the bottoms of our hearts

First, as a evacuee from the Thomas Fire, the hotel gave all of us a special rate and many of the guests were also evacuees. The hotel also did not charge for dogs. The staff were understanding and helpful. The rooms could use some cosmetic updates but the basics including bed were good. I loved the jacuzzi and grassy interior garden. I only stayed 2 nights because smoke and ash started blowing in. They made me a lifetime fan and I will always recommend this hotel -- and have.

I rented rooms for my family, hey needed to evacuate their homes in Ojai Ca due to the emergency alert because of the Fire. It was very stressful, but Best western personnel was very accommodating and kind. They even made an exception to allow my family's dogs. We appreciate your attention during those sensitive moments.

This is an older facility however there is great service and very decent pricing. The rooms are well stocked and staff are friendly. Hotel staff deserve extra recognition for stepping up to help fire victims. They were all hands on deck helping to accommodate people evacuating from fire zones. When they could not accommodate someone they got on the phone to help find rooms at other hotels.

This place was lovely. We had two large double beds with a sliding patio door onto the pool area. The beds were THE most comfortable I have stayed in and I was out like a lightbulb. Bathroom had slightly odd decor. A kind of gold/brown, but it worked. We were on the ground floor, so was easily accessible and handy to park our car outside. Staff were friendly and accommodating.

Attended grandson's baseball tournament ... lots of parents and kids of pre-teens and teenage groups that needed wind down after competition. The pools lawn, spa openness as well as the freedom to let them be children was a pleasant surprise. Great property and extremely positive, helpful and friendly staff.

After getting lost, when we got to Santa Barbara we were so tired we stopped for the night. The hotel was nice but overpriced. If I had not been so tired we would have driven on and found something else.

A reasonably priced hotel for the market. Nice room, a well maintained facility, and friendly staff. It's well located, and easy to get to and to get to other places in the area. The restaurant on the property, which isn't owned by the hotel, is mediocre, but the front desk staff has recommendations for better alternatives.

Dated rooms. Thin walls. Old bed linens. Just a poor experience overall/was expecting more for a "Plus" version of the hotel. I arrived and the outside looked great. But the inside of the hotel room was a different story. Plus the noise level from the pool is tough - folks were gathering outside until the late hours of the morning. No breakfast, nothing - you pay a lot of money for an old room with thin scratchy sheets.

Very clean, quiet, and comfortable; convenient location to freeway, shopping and dining; staff courteous, professional and helpful; easy and quick check-in and check-out; very nice pool, spa and grounds. Would definitely stay again.

Most BWs are $80-$120 and then in Santa Barbara they charge $300 a complete rip-off for a motel. I'm fine paying $300 for a nice hotel on the beach like I did the next night in Santa Monica, but for a below average motel across from the mall, no thanks. And rationalizing just because this is Santa Barbara is called TAKING ADVANTAGE OF YOUR CUSTOMERS!

No breakfast but fruit and coffee we're provided we just went up the road to eat plenty of places to stop great view from back of room to pool and fire pit decor a little outdated but everything was clean mattress firm which I enjoyed for my back but husband didn't. Gil the clerk who checked us in was wonderful. Would stay here again. Caution though if hotel being next door to a cemetery is a problem for you you may want to consider another place didn't bother us at all.

We were booked here by my company for a conference at UCSB. We stayed 3 nights and I will say it was a pleasant experience from check in to check out. The staff is exceptionally friendly and helpful - from front desk to housekeeping. The room was a little dated, but very clean and comfortable. I didn't understand the sleeve where the TV remote was resting...it said "Fresh Remote." What? LOL... Maybe it's just me, but I found that weird. Our room was on the second floor, so not fun lugging all our stuff up the stairs. I would say ask for a ground floor room when you make reservations if this is a problem for you. The property grounds were beautuful and well-maintained. I loved the fire pit that was lit every evening. Also, since I took the car to my conference during the day (about a 6 mile easy freeway drive), it was nice for my family to have shopping and restaurants an easy walk from the motel. Wi-Fi was adequate for email, but not much else. Overall, a great value for the price.

We really enjoyed our stay at this hotel. When we arrived there, we were a bit suspicious, if we would like it, but as soon as we came into the reception we immediately started to love it. The guys at the reception were all very positive, very enthusiastic, had great hints for food places, and gave us a really good room with a nice view to the pool. The pool is also very spacious, very quiet, with a lot of beach chairs, we enjoyed spending the hot afternoon there. The hotel also has very good washing facilities, with huge driers, all of them at a reasonable price. Location of the hotel is also very good, you can walk to a couple of supermarkets, but you can also with a short drive drive down to the coast or to the mission. Hotel is very quiet, rooms are good, clean, always recommendable

Stayed here for a night last week and really have nothing good to say about it (aside from friendly front desk). I really don't understand it's rating here on Trip Advisor, unless it's just the price point in Santa Barbara... Check in was efficient and helpful, but it went down hill quickly after that. The room numbers are confusing - ground floor rooms start with a 2, so one would assume it would be on the second floor...it's not. Air conditioning was non-existent, most of the electrical outlets didn't function, internet was slow and cut out, the lighting was dark, there was hair in the tub, mold in the bathroom, etc. This place obviously hasn't been updated in decades... and it isn't charming. Would not recommend or stay here again. Maybe I just missed something, but we had four other people in our party and all had similar experience, so I don't think so.

We stayed here for 3 nights in a ground floor room with a nice terrace outside. The courtyard area had tidy grassy areas with well tended flowers and lime trees. Hummingbirds regularly visited the flowers in the garden. A lovely pool and hot tub completed it nicely. The room was a little on the small side for a family, but very comfortable. Fresh fruit, water and coffee in the room. Free fruit and fresh coffee available all day in reception. The staff were excellent and very welcoming, particularly Anthony on reception. Although 3 or 4 miles from downtown Santa Barbara, this was not a problem as the bus stop is practically outside the hotel. We didn't use the rental car while we were there at all. If we ever visit again, we would definitely stay here. Highly recommended.

I stayed here on a one night visit to Santa Barbara. Nice hotel with very friendly, helpful staff. Nice, small gym with treadmill, elliptical and some weight machines. Good Wifi. Shuttle from airport and to train station. No breakfast, but good morning coffee; restaurant next door.

We were given very Good service at the desk. Good room and well equipped. We Only stayed one night on the way north. Rather than eat at the hotel's eating house we eat at The restaurant across the road in the mall which was excellent.

We were in scenic SB for just the one night. The hotel appears slightly past its best but the staff was friendly and the room clean and tidy. The pool and spa are crystal clear. We were in a poolside second floor room. When we arrived early they were more than happy to get us checked in without issue. As commented the pool was great and a welcome sight after the boiling hot dusty drive. We choose not to eat within walking distance and got an excellent local taxi driver to take us into town. The facilities nearby looked perfectly adequate including the mall just over the road but we wanted to explore the town more. The only possible negative we would say is that the housekeeping staff with their carts are very very noisy. We were up at 6.30 that morning by choice but had we not wished to be we would have been woken by the house keeping staff. Additionally there was some repainting going on in the car park which made parking a challenge. You have to be objective when writing a review, but all said a nice place to visit.

We liked the room we had (#259). It was a king bed room - one of the "larger" ones - on the second floor overlooking the grounds towards the swimming pool. It had a private balcony with a table and two chairs, as well as the air conditioning unit which was ancient and very loud. The A/C controls were either on or off with no thermostat control - at least not one that worked in our room. The bath was designed for very short people with a very low sink and a very small toilet. The bath had obviously been remodeled with nice tile, but the dry rot around the bottom of the door was just painted over rather poorly. The bed was ok and the furnishings about standard for an entry level Best Western. The fridge was very small. The internet and TV worked fine, once I called the front desk to clear up some technical issues with their wireless. The employees were very nice, attentive and responsive. Overall, not a bad hotel for a couple of nights. Overpriced as they all are in Santa Barbara, but a relatively good value for that area. Note: there is no breakfast included - continental or otherwise.

Clean but outdated decor and amenities. Loud parking lot noise. Front desk staff was very helpful. The pullout sofa bed turned out to be pull out twin beds instead. Nice pool area. Overpriced for the quality.

We stayed 3 nights 22nd 23rd & 24th sept. 2017, its a very well run and welcoming hotel, you must try the fish restaurant across the road in little shopping complex, well worth a visit, back to the pepper tree, we really enjoyed our stay,we had a few drinks in the little bar, the adjoining diner is pretty good for breakfast.

Santa Barbara has been hosting tourists for a long time and choice of hotel depends very much on what you intend to do. However the town centre and bottom end of State Street has faded and a lot of the shops including Macy have closed down, so not really worth paying the town centre premium cost. Best West Pepper Tree is now at the better end of State Street with a mall opposite that contains all you want for shopping and food. The hotel is very welcoming with a room the equal of most 4/5 star places with a decent bed and bathroom and comfortable soft furniture. I could live without the automatic bathroom lights that hit you with full brightness in the middle of the night just when you are trying not to wake anyone else up. Maybe some thick sticky tape would fix it but I didn't try. A bonus feature is that every room has a little patio or balcony with outdoor furniture so if you want to eat in on any night it is very pleasant. Also have to remark on how crystal clean they keep the pool and spa, not easy with all the current forest fires ( because it is a problem) I have at home. All in we had a very pleasant stay for a long weekend and it was my second stay after more than a ten year gap so I really do recommend

As part of a group with a diversity of needs, we were accommodated well in all ways. The meeting facility was great with all needed amenities for our purposes. The staff were all very helpful-there when needed and almost invisible when not.

Nice facility, beautiful grounds. A little far from downtown so had to taxi. Only one close by restaurant. No breakfast, but coffee and fruit. Some staff very helpful and knowledgeable about area attractions . Shuttle service for train. Beds comfy.

Three sisters stayed here. There were cobwebs in the corners and behind the t.v. We did need an extra robe and lost one of the room keys and housekeeping brought them immediately. Fresh fruit and bottled water in the room that were complimentary.

My fiance and I went to Santa Barbara for 5 days and 4 nights, but only stayed here our last night in town. We truly regret not staying here the whole time! We stayed at the Franciscan Inn for the first 3 nights and it was the worst hotel we've ever been to!! The Best Western Peppertree was an ENORMOUS step up!! Beautiful property with amazing, clean rooms and magnificent landscaping. To top it all off, their staff was wonderful, friendly, and very accommodating! I felt like they went out of their way to make our stay perfect! This is the only place in Santa Barbara I would want to go back to! Staying here really turned our vacation around, if it weren't for staying here I would have nothing good to say about Santa Barbara as a whole, these guys changed my mind!

From the desk to our room we lost our room key. We called the front desk and they brought us another as well as a third robe and extra towels for the hot tub. There was fresh fruit and bottles of water, complimentary, in the room.

The bedroom here was large, very comfortable bed, and a nice veiw out of the window. The pool was nice and the jacuzzi the perfect temperature for me. There was also good complementaries in the room - coffee, fruit, bottles of water. The reception staff were always a pleasure to speak to, very helpful and easy going. I also had a full body deep tissue massage, which I can sometimes find aren't deep enough in hotels etc, not this, it was perfect and I felt so loose afterward! I would definitely return here in the future.

Booked in advance and not disappointed. Very attentive welcome from Peter on the front desk. Room ready earlier than 3pm and lots of good information about the hotel. Nice ground level room with door to garden patio. Nice to sit out. Good parking available close to your room. Pools looked inviting and area is quiet. Good restaurants close by, including a 'sister' place next door which serves good breakfasts. The hotel is a few miles away from downtown SB and you do need a car to get around. Otherwise a great functional place to stay a couple of nights. Easy access from main highways too.

I am trying to figure out why this hotel stood out as being particularly comfortable. The Front Desk staff was incredibly welcoming and accommodating, and made us feel valued. The rooms were roomy and comfortable. Staff made sure we got a view room, overlooking the pool, despite being very busy. Complimentary coffee, water, and fruit in the room. Great balcony. Nothing overly fancy, but an overall relaxed and comfortable vibe. They also allow pets. We didn't bring ours, so I am not familiar with the policy. But there was NO SIGN of animals, like there often is in hotels that allow pets. In fact, U didn't even know they allowed pets until a saw a few dogs.

I loved the hotel ambiance very retro to 1950, however it could use a little TLC like new carpet in room. Overall I was very pleased. Large property, lots of amenities. A great value for the pricey Santa Barbara Area.

In a 3 week tour of California this was the worst hotel we stayed in and sadly one of the most expensive. Location wise it's about a 10 min drive to downtown Santa Barbara and whilst the area was ok there were a lot of homeless people around in the evening. The room 315 was a descent size and the beds were comfortable. But that's were positives end! So the patio door won't open, close or lock properly. Then air conditioning was from the 1970's and was too noisy to be turned on. The carpets and furniture were old and dirty. The bathroom was old, dirty and we had ants and roaches. There was no soundproofing and therefore it felt like you were sleeping right next to the road, it was so loud. Perhaps we were just unlucky with the room but my advice would be try somewhere else first.

Hotel and staff are amazing! We plan on visiting our son at UCSB and this will be our first choice of hotel to stay in. The desk staff, hotel maids and the grounds keepers went out of their way to greet us with smiles and welcomes.

Clean room, comfy bed. Don't plan to sleep in unless you bring ear plugs, the cleaning carts in the tile walkways are loud. Great staff! Decor is dated and weird combinations of styles. Like the courtyard garden, pool and spa!

I like and chose this hotel because it is close to everything, but well protected from street traffic. Many of the rooms are off a lovely green courtyard with a pool and fire pit. That quiet is crucial for me as I am a very light sleeper. Staff was very helpful. The restaurant is adequate for breakfast, but is not as good as it could be. However, having it there is a convenience. Whole Foods is only a block away, as are a handful of better restaurants.

The Best Western Pepper Tree Inn in Santa Barbara provides excellent value. The rooms and bathrooms are large, clean and well-appointed. I would like to make particular mention of the reception staff who could not have been more helpful.

Pleasant and comfortable. Affordable pricing, easy check-in and check-out. Lovely swim pool and outdoor area to relax in. Enjoyed the fire pit in the evening. Friendly staff, great location near to shopping, popular spots and close to freeway access. I definitely recommend this place to stay.

Touring from San Francisco to San Diego with several stops in between this was by far the best accommodation that we stayed in from the aspect of value for money to what we were provided with.. which was excellent service from everyone but big shout out to Peter on reception, great host! Room was brilliant, free parking right outside which is s huge plus in USA, lovely swimming pool which was much appreciated after sight seeing in the heat each day and excellent easy access location. Santa Barbara is a must see location of you are in the area but made so much more enjoyable by our stay here.

Excellent hotel, rooms were fantastic, very spacious,with everything you need. The pool areas and gardens are very well kept. A short drive to the beach. Lots of shops and restaurants within walking distance. Wanted to stay longer, would definitely recommend this hotel.

I asked for a handicapped-accessible room when I made my reservation nearly a month ago, because I am recuperating from a knee replacement and am not ready to handle stairs with luggage and getting up from toilet with no hands.. I was told that there were no guarantees, it would depend on how things were when we got here. When we arrived the staff told us that there was only 1 truly ADA-compliant accessible room, and someone else had reserved it nearly 2 months ago. Had I known this when I booked, I would have gone elsewhere, but caveat emptor. The desk staff told us they had a couple of jury-rigged accessible rooms and put us in one on the first floor, alleged to have a king bed, "executive suite", with grab bars around the bathroom. No king bed, no grab bars around toilet, and up a step. Back to the lobby we went. The next room did have a king bed, and did have an elevator available, but the toilet is tiny and LOW, with a tiled shelf built over the tank so you can't even use the tank top as a support to lever yourself up. (Lord knows how they manage repairs!) The only grab bar in sight is in the tub-shower, with the standard tub wall you have to step over. We settled for it. These folks are CLUELESS about what even a mildly disabled person requires. If the building caught fire I could make it down the stairs to escape now, 6 weeks after surgery, but someone who is dependent on a wheelchair or a walker is going to have to risk the elevator or have someone carry them down. Forget being able to use the bathroom. It's a nice enough hotel otherwise. If you are disabled, though, go elsewhere.

Older style hotel. Comfortable room with fridge and microwave- coffee mediocre. Nice pool and patio overlooking. Reasonably quiet until they started cutting the grass in the morning. Separate restaurant so no free breakfast. Good wifi. Across the street from a major shopping center with various restaurants and cafes. Recommend

good value and centerally located . I stay when going to Sansum and it is between the 2 clinics and easy access for freeway. Room is always clean and front desk friendly. There is a small restaurant on parking lot and shopping across the street.

This was our second trip to the delightful Peppertree Inn and once again it reached our expectations. We asked due to a special anniversary if we could stay in our previous room on the lower floor and the staff duly obliged Checking in is easy, swift and efficient. The rooms are very close to the reception desk and parking is almost always directly outside the rooms and free. The whole ambience of the place is very Mediterranean styled with great coloured stair tiles and Spanish type walls and roofing The rooms are excellent spacious, clean with large TV, fridge, safe and very comfortable large bed. A small patio with table and two chairs is outside the sliding door and overlooks the pool and jacuzzi. The firepit and patio seating were also a few yards away. The location is ideal for exploring all that Santa Barbara has and is only a few minutes drive from Downtown. The La Cumbre Plaza opposite is excellent with large department stores, great restaurants (try Lure if you love fish!!!) and an excellent Vons for all your general food and drink needs . (British visitors make sure you ask for a members card if you haven't been before - big difference in price and it's free) Take the car downtown and park very cheaply for loads more lovely sights shops and restaurants.Very safe place to walk about. All in all we can't fault the Peppertree and will, of course be coming back again Thanks

Nice hotel right on the water. Very short drive to Muir Woods. Staff is very friendly and helpful. Breakfast was good. Hotel seems to have been built in stages so some rooms are a little bit of a walk.

No noise!! When in Santa Barbara, downtown is a convenient 3 miles down the road, and the Universide a n easy 3 miles up the road. The shopping center across the street has coffee shops and restaurants in all price ranges. Great shopping, including Norstroms! There is no better staff!!!

The rooms are Very clean , Beds Very Comfortable, Awesome Amenities ! Close to everything you need is with in walking distance . The Staff at the front desk is very helpful . the shuttle service has been Great !!! I Highly recommend !!!

As we travelled the Pacific Coast Highway we booked in at the Pepper Tree Inn. We had a first floor room which was very spacious with a safe, refrigerator, hairdrier, iron and all the little things needed for showering such as shampoo,conditioner, lotion and mouthwash. The beach and seafront is a car ride away but there are some good restaurants a short walk away. The hotel itself was very clean with swimming pool. Definitely worth a look.

The room was old and outdated. We had a few ants in the bathroom. The air conditioner was extremely loud and right next the bed. There is no temperature control so it either had to stay on all night or turn it off completely. The pool was nice, but not heated. For the price we paid, I am extremely disappointed and would not stay here again.

The hotel is a bit far from downtown but on the main street of this nice little city. The room was comfortable: ground floor with direct access to the garden and swimming pool (best option for me). The swimming pool is quite big with a separate jacuzzi as well. It's really an ideal place for relaxing. Santa Barbara is hospitable, super clean. We had the chance to be there during the Old Spanish Days (2-6 August) and we enjoyed very much the traditional spanish fiesta.

We really enjoyed our stay at the Pepper Tree Inn. We had a first floor room so were able to access the outdoor pool area through a sliding glass door. A nice sitting area was on the deck outside of our room, and just a few feet away was some nice lounge chairs on the pool deck. The pool area received generous amounts of direct sun light. The rooms were comfortable and clean. The bed was very comfortable. A mall was located across the street from the hotel where some good restaurants were located as well as some good shopping opportunities.

Overall we were really happy with this accommodation and our short stay there. We stayed here for 2 nights over a weekend and when we checked in we were told it was probably the busiest weekend of the year as it was a Spanish/Mexican fiesta in town. That explained why availability in town was generally poor (and rates very high!). The check in process was easy and friendly. We got into our room which was on the second floor and overlooked one of the pools. The room was great - large size with large flatscreen tv, fridge, bedside units, safe and plenty of room to store and hang clothes. The bed was really comfortable and had good quality linen and pillows so we slept well. I also liked having a balcony to relax on. The bathroom was great too. Plenty of room and good amenities. There was a shower over the bath. The free wifi worked well with very few dropouts. There was plenty of onsite parking. There were two pools on the property and the one that our room overlooked was quite busy and we couldn't get sun loungers during the day. We did check the other pool which for some reason was much quieter and plenty of seats and sun loungers so we used that one. So it's worth checking out both pools. There was a spa/whirlpool next to each of the swimming pools. There was an ice machine and soft drinks vending machine next to the pools. Location: there is a bus outside that takes you to Downtown for $1.75 each way (you need the correct money for the bus). It takes about 20 mins. And then returning from town we used uber which was approx $10 per ride back to hotel. Across from the hotel is a Macy's as well as a Vons supermarket and other coffee shops/small restaurants etc. I'd be more than happy to stay here again.

We stayed for two nights in August and we were really impressed at how pretty it was. Peter checked us in and was very helpful and friendly. Our room had a balcony which looked out over lovely gardens, the pool and hot tub - with an amazing view of the mountains. The room was very comfortable and well equipped - plenty of tea supplied too which was ideal for me !!! I can't speak highly enough of this hotel. I was gutted to have to leave

Lovely Spanish style motel with a great pool and spa. Clean rooms which open onto the pool and garden with good facilities. Reception staff were kind and helpful. Located on main road towards Santa Barbara, about a 10 minute drive. Good service, highly recommend.

If you are looking for luxury, this is not the hotel to choose. If you are looking for exceptional staff, comfy beds and close proximity to fun activities, the beach and nice pool areas, this is the place for you. I would stay here again.

Great hotel. Rooms very clean. Staff very accommodating with your requests. On site restaurant. Great pool and hot tub with easy access from your room. Pool towels available from front desk. Lots of parking spaces. Location is good near to shops and restaurants but downtown is a short drive away or on a bus route that runs regularly and for only $1.50 one way it worked out great value for money. Would definitely return.

This hotel is always our first choice when staying Santa Barbara. Affordable. Comfortable. Most rooms have super easy access to pool. Great for kids. Beautiful relaxing landscape. Great staff. We have never had any problems.

only stayed one night but wish it could have been longer, great room and the pool and fire pit area were really nice. Very friendly staff who couldnt be more helpful and very happy with the hotel. It is a good drag out of the main town, approx 2.5 miles so either taxi or car drive, but we found good eateries close to the hotel so not an issue to us.

This location is about one mile from the center of town and offers free parking and clean, immaculate, comfortable rooms. The bathrooms were comfortable with warm showers. The beds were very comfortable with pleasant decor and modern televisions and great wifi. I especially enjoyed the delicious complimentary decaf coffee in the pretty hotel lobby,

Perfect location on the main street in Santa Barbara close to everything and a short drive to the beach. Our room was very clean and spacious with everything you need and an amazing bed! The pool area was great, sunbeds, pool and hot tub surrounded by beautiful gardens. All staff were friendly and incredibly helpful on where to go and what to see. The restaurant was great for breakfast with friendly staff and make sure you don't miss out on the fire pit in the evening, perfect for sitting around drinking and relaxing

After spending one night in a simply awful motel, we checked into the Best Western. The hotel was lovely, our room was wonderful, the staff was very helpful, and our vacation was saved!! The desk staff moved some reservations around so we could check in, and also managed to get us an extra night even though they were sold out at the time. We will never stay anywhere else in Santa Barbara!!!

Oh my....they are building an apartment complex right behind this hotel. The jackhammers and bulldozers start promptly at 7:00am each morning and DO NOT stop all day. Smokers smoke out on the balcony and the smoke drifts right into your room...soooooo noisy....so happy to be home!

Excellent stay. We had an annual reunion and booked a number of rooms at the Pepper Tree. It was great staying there! We will be booking there from now on. The fire pit at night was a plus, as many of the alumni gathered there in the evening to tell stories of where we've been, where we are, and what are futures hold for us.

We stayed here while my wife was doing a certification class in various conference rooms throughout the hotel. The service was great and every staff member we crossed went above and beyond, were pleasant, and helpful. when you asked for something they would not just point, but would get it for you. The pools and grounds are really kept up for an older facility. I saw many families having fun at both pools. The cleaning staff did a full cleaning daily, not just a brush up. Location is a $10-12 Uber ride to downtown SB and the beach but there are many restaurants and shopping areas within walking distance of the hotel and one on site. Great steak house two doors down. I wouldn't recommend the bikes though. It was a fine ride to SB downtown but uphill most the way back and tough with the heavy recreation bikes. Plus it was $25 for 4 hours and an Uber both ways would have been cheaper. The shuttle back and forth was prompt and courteous.

Stayed for one night with hubby and our beloved dog. At reception was given portable water bowl for my fluff, which was a nice touch. Room was clean with lovely view of mountains and pool. Provided good choice of tea/coffee and toiletries. Not much going on around the hotel but would stay here again as it had a nice atmosphere, easy drive to the beach and downtown. Breakfast is not included but we drove to downtown and grabbed a bite to eat there. Pool is nice, grounds are well kept and tea/coffee fruit are available in reception. Great stopover for santa Barbara, would stay again. My dog had a lovely stay and for that, this hotel scores high.thank you best western.

My wife and I used this hotel as a stopover on our road trip between Las Vegas and San Fransisco. The hotel is conveniently located between downtown Santa Barbara and the US101 heading north. Overall the rooms were large enough with all the usual amenities you would expect but were in need of a general update and were a bit dark. However, the rooms were very clean and tidy and the team of maids came in every day. The staff were excellent, very friendly, knowledge about the local area and were keen to assist us with our onward travel plans. Free wi-fi throughout the hotel and grounds as well as ample car parking. The hotel grounds and pool areas were maintained to a very high standard by a team of good natured gardeners. At night a fire pit is lit in the grounds of the hotel and this becomes a focal point for guests to meet and mingle - a very nice touch. If my wife and I ever find ourself in this area again we would definitely stay hear.

Overall this is a nice place. The property is definitely dated, but it is well-maintained enough to be considered quaint. My room was a bit on the small side, but being a solo traveler it was perfect for me. My room had a balcony that overlooks a courtyard and pool. There is no dining area that I could find, but there is a restaurant within the same parking lot. That restaurant opens at 6am if for those who need an early breakfast. Although it's a short drive to downtown Santa Barbara or the beach, the location is not too bad. It's across from La Cumbre Plaza which consists of an outdoor mall, shops, and restaurants. The front desk staff is super friendly and helpful.

This hotel has everything it needs. Its on the main street but still a little far from downtown Santa Barbara. Staff is very friendly and a lovely breakfast at the restaurant nextdoor. Rooms are spacious and clean. The little balcany of deck is nice. Beds are very comfortable! Had a love stay here!

Stayed here on a recent two week trip in California. This hotel had the smallest rooms of all hotels/resorts on our trip. We stayed at eight different hotels. Liked the outside areas and pool. Like that we could park our car in front of our room. Liked the balconies and gardens. Hotel decor is dated...reminded me of traveling with my parents in the 70's & 80's...especially the restaurant next door. But those were fond memories and the food and service was very good.

My husband and I were in Santa Barbara July 14th and 15th for a family get-together Justin took care of our reservations he did a great job setting up everything for us and made sure that we were so comfortable and had everything that we needed it was fantastic! he made sure our room was everything that we wanted right down to the pool towels our bed was so comfortable we slept really great when I'm back in Santa Barbara I definitely will be staying here again and definitely will ask for Justin to take care of us talk about customer service way to go Justin!

From the start at check in it was awesome the front desk Justin and Jesse was awesome both went the extra mile from the start. The room was very nice and clean great excess to the pool area! Also housekeeping very friendly.Thanks again to Justin for sending extra towels to the room. We will definitely come back hope to get either one of them at check in.

The warm welcome and kind assistance by Peter on reception was very much appreciated after a long drive from LA Nothing was too much trouble, with lots of friendly advice of places to go and visit as well as recommendations for photographs was most helpful. The room service was excellent and I would highly recommend!

Wish we had spent the extra money on a better hotel. The rooms aren't bad, but older. The mattress and pillows were too soft making it uncomfortable to sleep. The AC unit is LOUD and constantly running no matter what temperature it was set to. On the plus side, room was clean and overall no issues with customer service. Location is not near the beach and most tourist attractions, but not bad at all (about 10 minute drive from most places).

This property is a little tired...needs some modern day upgrades. Generally disappointed for we we got and especially for the cost/night. Booked thru Hotels.Com - they immediately debited my charge card and then had to open another charge covering additional charges to room. However, it was a good location and convenient for my driving pass through..

Best hotel stay in road trip taking in San fran, Monterey, Santa Barbara, LA and Las Vegas. Park outside, go in through one door, spacious well decorated room leading to patio doors out into garden/ pool area. Complimentary fresh fruit and water on top of coffee machine, fridge, microwave, iron, ironing board and safe. Reception staff all very very helpful. Launderette on site. Restaurant reasonably priced, tasty food and very nice and helpful waitresses. Short taxi ride to main Street area. Couldn't recommend this place enough. Also would seriously recommend Whale watching from the pier, it was absolutely amazing.

This place is away from main-down-town Santa Barbara; however, I will stay there again. Here is why. It has two large pools on the property. The rooms are clean. The staff was excellent in customer service and helpful. A mall is located just across the street, which is perfect for a coffee run in the morning. The rooms have a balcony, not fully private, but the separation wall helps a bit. Parking is okay, very tight, small parking spots. I did not have a chance to eat at their restaurant, but it is located at walking distance. If you want to be away from the busy streets of Santa Barbara, this is it. Oh, and a gas station it just down the street. I was not disappointed at all, will return some day.

Pleasant memories , clean and comfortable rooms . Special mention of Peter, Landon and Jarrod (front office) who were extremely knowledgeable, helpful and courteous. They helped us plan / execute local sightseeing by giving thoughtful and insightful inputs - will be back sometime for sure

Great place to stay , extra clean rooms and landscaped grounds wit efficient and friendly staff. Great safe area with shopping mall across the street and several good places to eat nearby ( just avoid eating at the adjacent restaurant ) .

We visited Santa Barbara for a friends wedding and we stay at this hotel for two nights. We found the hotel in the internet. It is located in a good location, wherever you have to go. When we get to the place it looks nice. They have parking spaces available for you to go to the front desk for the check-in. The guy in the front desk was not a friendly people, not either was in the mood of helping us in any request we made. The rooms look like a motel room. But they are clean, the bed in good conditions. I had trouble with the bathroom, they have an old shower faucet and sometimes doesn't work. The price per night ...I think is too expensive for what you get! If I have to visit Santa Barbara again, I'll find another place.

I was having a hard time finding three-night accommodations right before the holiday weekend. Found this hotel on Hotels Tonight, which I had never used before. After a long day of driving, I arrived here to find a dark and outdated room, with hair on the bathroom floor. Disgusting. I put the air conditioner on, which is a wall unit, and sounds like an airplane landing. When the air is turned off, not only is it hot, but there's some gurgling sound that is similar to pigeons cooing. Most likely the air conditioner of the room next door. Despite exhaustion, I could not get a decent night's sleep. At 3 am, I went on the Hotels Tonight app and IM'ed the "concierge" what could be done for the following two nights. HT is non-refundable, and I was stuck. NEVER AGAIN! I felt like I was had -- Some other things to note: Rooms are dark, and motel-like. Popcorn ceilings, mirrored walls, dark furniture, lamps that don't work. When I opened the curtain, there were people on the deck chairs, right outside my room. Even with the sheer curtain, they could see in. No bueno. The room was not cleaned properly after the first night, prompting me to line up my used towels on the tile floor. They would have to pick them up, and end up cleaning the floor. It worked, thank goodness. Room cleanliness was better after that.

Sweet little hotel/motel. As other reports have said a little dated, but we spent three nights here as part of the Pacific Highway Road Trip. For that our purpose it suited our plans. Spent a day by its little swimming pool. Also checked out the Santa Barbara town and harbour

spent 2 days there becuase (1) It's Best Western, (2) they guarenteed us a first floor room. Nice room with porch (where we ate dinner both nights) facing the gardens with the pool off to the right minor complaint and it was my fault for not asking in advance there was no free breakfast like most all other Best Westerns but it would NOT stop me from staying again quiet room nice hotel coffee and fruit always available in Lobby look forward to staying again

just returned from a 5 night stay in Santa Barbara and had a great time staying at this affordable hotel at the top of State Street (one of the main streets in SB)...paid about $175 per night... we had originally requested an "early check-in" but couldn't when we arrived around 12 noon on our first day (that was the only negative thing that happened staying at this hotel)... we were only going to stay in Santa Barbara for 2 nights but ended up staying a total of 5 nights because we were having such a great time.... the hotel accommodated us and allowed us to keep the same room for pretty much the same price....the pool and hot tub were a big hit with our 11 year old daughter....the front desk offers free good quality coffee every morning -front desk staff were all very helpful -easy place to catch a cab or Uber downtown or to one of the nearby beaches (both 5 minutes away) -basically across the street from a good Peet's Coffee, gas station and several banks -5 minutes from UCSB we will go back to this hotel

I had a very restful and comfortable two nights here. It's quiet and pleasantly appointed. The price was quite reasonable, considering Santa Barbara can be expensive. The location's about two miles from the center of town on State Street, but it's not a bad drive. There's a pleasant coffee shop across the driveway, not affiliated with the hotel, where one can have a nice meal and even a cocktail. I was very happy with my choice of lodging.

We booked 3 nights in this hotel. Great service, very nice pool-area. The stuff was always kind. The best hotel we stayed under our 3 weeks trip round LA. We was so satisfied that we prolonged our stay here. We will com back.

Nice accommodations and staff as well as clean and comfortable. Convenient location to shopping, the beach and all Santa Barbara has to offer. We have stayed for years. It's a great value! The pools and hot tub are kept perfectly!

We stayed here because of my son's surgery and we needed to remain near the hospital during recovery. The staff was well informed of our purpose and needs and we were made to feel extremely welcome and comfortable during a stressful time. Every staff member I had contact with, was pleasant and willing to please. The accommodations were very clean and beautiful in regards to the landscaping and pools. We will be back!!

We had a great time at the Pepper Tree Inn :) We would return and recommend for the following reasons: - Easy to find, located on a main road (but not walking distance from Santa Barbara ocean front) - Lovely gardens and pool areas within the hotel - Free parking is included - Staff lovely and helpful at all times :) - Room spacious with large bathroom and terrace, clean, and overlooking the pool - Free water and fruit provided in the room - Outdoor pool can be used free of charge - Across the road from a large shopping mall and food court - Free Wifi was good - Guest laundry available for use (they can exchange notes for quarters at reception)

Did not get the room location that I requested weeks and days in advance. Front desk did not understand my request and placed me in a room in an undesirable area. Supposed to be a wedding anniversary revisit from 30 years ago. I called two hours prior ro arrival to confirm request and they indicated it was ok.

Overall was an excellent hotel. Service was great and quality of the rooms was beyond expectations! I would reccomend this hotel if you are on a budget and don't mind driving a little bit in order to get to State St (the downtown area).

We stayed here for 1 night as part of our honeymoon. We wish we had longer there! The guy at the front desk was very lovely, gave us champagne to celebrate and recommended a great steak restaurant nearby. We had a balcony overlooking the fire pits and pool and the room was massive, bed was comfy. He pol and hot tub were excellent too. Amazing views as well. Highly recommend!

Reliable Best Western in a convenient location on State Street. We had a room near the back of the motel, by the fire pit. I would not recommend this location as the fire pit was pretty popular and noisy the night we were there. Fortunately, the staff shuts it down at 10PM. Staff was friendly and helpful. Room was clean but a bit dated. Could hardly hear my traveling companion when adjoining room started up the shower- noisy! For an expensive location like Santa Barbara, and for the rate I got on a Priceline Express deal on this room, I can't complain. Coffee was very good. Had dinner at Chuck's Hawaii steakhouse a couple of doors down. Great food. And nice that we could walk there.

Glad we found this place for our visit to Santa Barbara. Comfy rooms, nice pool, great location 10 minutes from downtown. Staff was extremely courteous and friendly. We will stay here the next time we visit the area.

Great hotel, friendly staff, pool and shops/restaurants across the street! We are staying here on our honeymoon and I'm so glad we booked it. Some of our other accommodation has been pretty bad so being here is a breath of fresh air!!

Right in State Street but oblivious to it once in the door ... beautiful grounds in full bloom (May) and the arrangement of rooms around two intimate pool areas made for a relaxing pool experience even when families with children were playing in the pool. Our room faced an unobstructed mountain view from the patio/deck. Perfect!

I stayed here in May with my husband and 8 year old son. From the outside it looked pleasant with flowers and it was quite clean. However when we went into our room on the ground floor my optimism disappeared. The room was dark and dingy and the carpet looked like it hadn't been cleaned in a long time! We had a view of the pool and gardens which again looked quite nice. The location of this hotel is on state street which is a short drive away from a large selection of restaurants and bars. We took the decision to cut our trip short to just one night as after the first night we woke up to find we had been sleeping with a large black furry bug in the bed! To be fair the staff at the reception were apologetic and our second night was refunded. This hotel was basic and not worth the amount of money it cost (£185 per night!)

We stayed at the Pepper Tree Inn as part of a large soccer group, and it was the perfect place for the rambunctious kids! The rooms are large, well-appointed & quiet, beds are super comfortable, and everything is clean! Rooms have a small fridge, microwave, & coffee maker. The property has 2 pools, a large grassy area for play and pets are allowed. We were able to have group dinners on the grassy area, which was such a perfect layout for the group. Excellent customer service and well managed. A shout out to Jesse who was super great! The only reason I do not give it 5 stars is that the rooms are a little dated. I would absolutely stay at this hotel again! Thank you for the wonderful stay!

We have been in Santa Barbara almost every year for the past 12 years to attend the I Madonnari chalk art festival. Our friend is one of the artists. We have stayed at 7 different properties through the years. This is the third time we've stayed at the Pepper Tree Inn. I can honestly say that this is the cleanest and friendliest hotel we have stayed at in Santa Barbara. We stayed at this property over the Memorial Day holiday weekend. It's always a challenge to find a good hotel room in Santa Barbara during this weekend because of the masses of people attending graduation ceremonies at UCSB AND I Madonnari at Mission Santa Barbara. The GREAT: Staff - The staff is wonderful. Peter, in particular, was extremely helpful in checking us in and making delicious restaurant suggestions for our family (including our dog). Patio - Our daughter and dog loved hanging out in the patio area (in front of the pool and jacuzzi) with the mountain backdrop. It was peaceful. Room - Nice size. PLUS a clean mini fridge and microwave that worked great! Location - Perfect! Across the street from a shopping mall loaded with restaurants and stores. 10 minute walk to Renaud's bakery (I'm drooling just thinking of the tarts, macarons and croissants) and Chaucer's bookstore! 10 minute easy drive to Mission Santa Barbara. 15 minute drive to downtown (State Street eating and shopping). 20 minute drive to the beach. Less than one hour drive to Solvang (small Danish town full of deliciousness). There's also a 24 hour Von's grocery story nearby, as well as Whole Foods and Gelson's Market. Parking - FREE! If you don't have a car, the hotel is along the main bus routes. Resort fee - NONE! Not so Great: Age is setting in - The rooms are beginning to show their age. It's still nice and cozy, but the carpets and walls are fading and not as sparkly clean as they used to be. But, having stayed at six other properties (including a high end chain hotel across from the beach), Pepper Tree Inn is better. Water Pressure: If you like taking a shower with good water pressure, get in the shower before 8 am. I noticed that when I took a shower before 8 am, the water pressure was decent...not strong...but decent. After 8 am, weak pressure...I could hear my neighbors start their showers and drip drip drip..it took awhile to rinse shampoo out of my hair due to lack of water pressure. Would I recommend the Pepper Tree Inn? Absolutely! (Tip: You get a better room rate if you are a Best Western or AAA member.)

We paid a premium to stay here on weekend and a holiday weekend of course so was expecting the price to live up to the generally good reviews. We realize it is Best Western plus chain and not a boutique hotel but we still expected to get value for the price. On the POSITIVE side: friendly staff; coffee in Lobby 24 hours & bottled water in room as well as fruit. Appreciated the fridge and microwave in room. Shower - hot water and pressure pretty good. Grounds are nice and pool & jacuzzi looked well maintained (did not use). Centrally located as far as freeway access. NEGATIVE: no central a/c so noisy wall unit; toilet backed up & overflowed even though we had not put in excessive toilet paper or waste!; today we went to take a shower and there was only 1 bath towel (2 of us) - housekeeping clearly did not replace used towels yesterday; In-room DVD player didn't work (no power whatsoever and was plugged in); electrical plugs old - phone charger cube would not stay in socket; noisy outside room; be aware - not conveniently located to downtown SB - have to drive several miles or take bus. I didn't see a difference between a basic BW and the "plus" except price. And for that amount of $ should add complimentary breakfast and paper. Just too many problems to recommend BW pepper tree plus - especially considering the price per night for basic sub-par room with problems mentioned above.

Staff is awesome, pool is lovely rooms are large and comfortable. Really enjoyed our stay. We had an issue with the cable, manager arrived at the room with a bottle of wine for us to enjoy while we waited for maintenance to quickly fix the issue. Really great staff

Everyone thinks they need to stay near the beach area/State Street, but depending on your reasons for staying, the Best Western Pepper Tree Inn, on the other end of State Street works just fine for less money. There is an upscale mall cross the street with a Whole Foods walking distance. And, of course a Starbucks nearby. Easy access to freeway and a great staff experience makes this a great place to stay in Santa Barbara!

We booked this as an overnight stay while travelling along the West coast through California. The rooms are lovely with a view over well cared for gardens and lawns and a balcony with chairs. They are spacious and well stocked with toiletries etc but for that little extra, fresh fruit, bottled water and a few sweets. There was also a complimentary newspaper in the morning. The restaurant served a lovely breakfast and there was a Hawaiian restaurant very close with a good choice of dishes and a salad buffet. Both restaurants were also busy with locals which is a good indication of consistent quality. I recommend this hotel.

The hotel is a nice and relaxing. I stayed for medical reasons and was able to be comfortable before my testing schedule at Samsun. The hotel is conventienly located near shopping and a short drive to the beach.

We only had 1night here but would happily have stayed longer. The room was comfortable, spotlessly clean and well-equipped, with a view over the lovely gardens and pool. The mall across the road had shops and restaurants, and the restaurant next to the hotel was good for breakfast. The hotel staff were helpful and friendly, and it was good to be offered generous hospitality in the lobby. Would go back.

•Location was convenient for us as we drove down from San Francisco. Close to shops and fast food restaurants. •We took a short drive to downtown Santa Barbara. •The room was basic, but clean. Included robes, hairdryer, mini fridge and shampoo/conditioner. We were on the second floor and had a pretty view of the pool. Comfortable, perfect room for a stop over!

Staff very courteous, rooms very clean and spacious including bathroom, nice swimming pool area, and quiet even though it is on a main street, it is across the street from a mall, with a Vons Market, several restaurants and shopping. Parking is free at the hotel, no resort fees.

This hotel is very well situated. The staff are very helpful and accommodating. Our room opened into a sunny courtyard which was lovely. Adequate parking. Clean. Missing breakfast and I couldn't find a hairdryer.

When all the other inns were full, we got a last-minute room here, fearing the worst. A pleasant surprise to find a homely, lovely little hotel on the edge of Santa Barbara. Great staff, adequate rooms and good value as well as a nice pool out back.

My daughter and I stayed one night after going to the Willie Nelson concert at the Santa Barbara Bowl and our stay was restfful and comfortable. The accomodations were excellent and I will definitely stay there again and will reommend them to anyone who is going up to Santa Barbara.

We stayed with our twins in the executive suite. It was very fairly priced, spacious and clean. It had a porch with chairs to their very well taken care of garden. In the garden there is a swimming pool and hot tub, both in good condition. Two cribs were promptly available, including fitted sheets and baby blankets. The bathroom was ok, although not over the top. The fitness studio has no free weights and is nothing to write home about. Staff was very friendly, would stay again.

This Best Western Plus is fine and very reasonable cost-wise. And I always hesitate to impugn the reputation of any property based on a one-night stay. However, I did come across drug paraphernalia in one of the drawers in my room, which perhaps indicates that a little more attention to detail is needed. Otherwise, I have no complaints.

We arrived with our 6 months old twins, the room had plenty of space and they gave us two cribs with crib sheets ( the only good ones I've seen in a long time) the garden is great and the peaceful atmosphere makes it perfect for staying with babies. We could hear our neighbors footsteps (from the room above) I guess They heard a loot of baby screaming too. The spa was really nice. Front desk personal very nice and helpful.

We stayed here several days last year and a week this year. We could not have landed in a nicer place. The gardens and pool area were lovely. During our visit in March, there were several people in the pool and the hot tub, and about 10 to 15 people were enjoying their private terraces on this lovely spring day. All the rooms face inward toward the pools and gardens. We appreciated the complimentary fruit, both in our room and in the lobby. I was not very fond of the Starbucks coffee provided in the room, but day and night there was a choice of at least 5 different coffees in the lobby, as well as tea, which was just right for me. We appreciated the convenient location on upper State Street, with a choice of good restaurants and two malls within walking distance.

My family and I stayed at the Pepper Tree Inn over the weekend, as my son had a basketball tournament at UCSB. The hotel is centrally located to the college and tourist destinations, and so convenient. Thank you for a pleasant stay!
