We visited in Feb 2024. The room wasn't ready because it was so early but the front desk was kind and called us as soon as it was ready. We interacted with the hotel staff regularly for questions, directions,etc and each time the hotel staff was excellent—Chiara and Ettore are top notch . They answered our questions, many times. Gave excellent restaurant recommendations and overall kind.

Very nice hotel close to the Vatican. We booked two rooms and both rooms were modern and very comfortable and clean. Also the beds were comfortable. Bathroom had a ver nice shower as well. Breakfast was excellent. Very friendly an professional staff.

This hotel is possibly one of the cleanest and most affordable hotels in Rome. Located within walking distance of the Vatican. Also within walking distance from subway stations, shops and restaurants. Highly recommended

Reception team was very helpful, accomodating our luggage in the deposit room and arranging for a cab reservation at 18:00h (with a pre-fixed fee). It was close to a subway station and the neighborhood had several restaurants at walking distance.

We stayed at the best western near the Vatican. Great location, 5min walk to the Vatican museum, 5 min walk to the metro. This property has a parking garage for 20€ per day fee. Breakfast is 15€ per person unless your party is 5 persons or more and BW benifits membership, then it's free. Breakfast was okay, nothing special, would recommend that if you don't qualify for free breakfast don't pay the 15€ but go to the number of restaurants in the area serving American/English breakfast. Closest one is about 3 min away. The front desk and other staff were fantastic and will answer all your questions. The beds were comfy and the rooms were decent size. Business desk allows for free desktop access for internet and WiFi was fast. Overall great value for the stay. Would definitely stay again over a guesthouse or an AirBnB.

Hotel staff was very friendly and accommodating. They helped by suggesting sightseeing places we didn't know about, called cabs as needed, etc. All staff seemed to love what they were doing helping travelers enjoy their stay.

Twelve of us stayed here. Staff was excellent especially Alessandro and Sara. Dining room was great especially Riccardo and Cindy. Rooms were comfortable, clean and neat. Sorry for the shower leaking in 314. Nice restaurants in the area. Walking distance to entrance of Vatican Museums. Quiet area at night for sleeping.

Staying in the Vatican area was the best. After walking all day through the center city it was great to get back to this quieter area for the evening. The Metro makes the other areas easily accessible. Staff was especially helpful, breakfast was well worth it. Our room (a last minute reservation) was small but clean and comfortable. Price was reasonable. The AC was good enough.

We just checked into the Best Western Spring House for our last night in Rome. We are paying peak rates because it's Ryder Cup weekend and high season. The AC hasn't worked for more than 5 minutes. It was about 80 F in our room this afternoon. The power has gone out now twice. The room next to us just let us know they've been having issues with the power all week. I tried to leave but was denied a refund because I was “past the cancellation window”. They keep claiming the AC was fixed but everytime it only turns on for five minutes. Not sure how a hotel can keep checking people in if they are having power issues. I haven't been offered any kind of discount, drinks/food comped nothing. And they ran my card at check-in which I thought was odd since I already paid a pre authorization but now with all the AC/ power issues it makes sense. I understand there are technical issues out of the hotels control but the complete lack of information and any kind of assistance to rectify the situation is mind blowing. I would definitely think twice before I booked this hotel. And would definitely never stay here again.

I had an great stay at the Best Western Plus Hotel Spring House. Very modern and 3 mins away from the Vatican Museum and most tour guide hubs. Decent selection of restaurants around and it's a quiet area but I felt safe throughout my stay. Room was clean and was air conditioned and you can amend if needed. The room was modern, could screencast my phone onto the TV to watch my own shows. The breakfast is decent, I'd only recommend more hot vegetarian options. But I honestly can't complain. The staff are really lovely, pleasant and helpful. I will definitely come back and felt totally safe on my own.

We just returned from a two and one half week trip to Italy. We picked this hotel because of the previous reviews and the location. You can't beat the location, so close to St Peter's and the Vatican Museums. The hotel was clean and well kept. The staff was very helpful and kind. Special shout out to Natasha at the front desk who helped us when our hotel transfers did not show up as planned. There are plenty of restaurants and stores nearby. If you are looking to be near the Vatican, then we would recommend this hotel.

Absolutely amazing hotel! We stayed 5 nights. There were 3 adults, a 7yo & 4 month old. We booked the duplex room 207. Which had a queen size bed upstairs and king size bed downstairs. Room was beautiful,clean & we were given the room with a shower & a bath tub. We checked in late due to our flight being delayed but the staff at that time were all smiles. The lady at reception did not give us too much information as she knew we where tiered & ready for our beds. Staff member Malick helped us to our room and even set up my babies cot. Room had working AC. Amazing shower & bath. Water was running great. Hotel was spot less. Every day the cleaners done a brilliant job of making our room feel homey & clean. As part of the hotel there is a terrace which has jacuzzi & steam room with showers. On the bottom level there is also a sauna & steam room. Amazing for a day of touring to come back & relax. 1st night we ordered room service. The waiter Ricardoo was kind & courteous. He served us for many of our days here cafe lattes & snacks. He was polite & put up with my bad Italian & my accent! We never had breakfast but is €15 per adult to add on & it looked yummy! Hotel staff were very accommodating & helpful. They booked as taxis,gave us dinner suggestions & even gave us a little treat for our 10 year wedding anniversary. The area is lovely & away from noisy roads. It is 2 minute from Vatican City. So many cafes,restaurants & supermarkets near by all walking distance. A lovely Mexican right outside also. Just a note it is a 20 minute taxi drive into city centre but there are metro lines & buses 5 minute walk from Hotel. Overall an amazing, comfortable experience here. I would definitely book again. Thank you for making our stay in Rome memorable!

Did a group booking via email, they were always very responsive. On arrival, the staff and help were so friendly and helpful plus they upgraded our rooms! So clean, modern, 5 min walk to the Vatican museum entrance, walking distance to subway... felt it was a slightly on the outskirts which I personally liked. Breakfast was excellent, tons of great options. Great price too!

Great location - within walking distance to the Vatican City. Literally hundreds of dining options within a 15 minute walk from the hotel. Professional front desk and so helpful with calling a cab, restaurant recommendations, etc. This was a safe area, also - even at night. Great AC and updated, CLEAN, rooms. You will not regret staying here!

Fabulous stay here. We had a queen superior room which was quite spacious, a balcony, a big bathroom with all amenities and fantastic air conditioning. A cooler in the room which was very handy for drinks etc. Bottled water replenished every day. Room spotlessly cleaned each day. Plenty of choice for breakfast, something for everyone. Sara, Natasha and Chiara at reception extremely friendly and helpful. Great location..plenty of shops and restaurants nearby..a 10 minute walk to the Vatican. Would highly recommend and will definitely stay again.

The hotel was located a few block from a relatively safe tourist area and also a few blocks in the opposite direction from an unsafe area. In the future, I'd be picking a hotel in a different area, closer to the tourist areas. The money saved by picking this area was not worth it. Some of the hotel staff were incredibly disrespectful. I'm not expecting a lot, other than an easy check-in & check-out and maybe a pleasant interaction while at the restaurant. A complaint to Best Western fell on deaf ears. This one stay at this specific Best Western lowered by expectations of the company.

The hotel is located near the Vatican museum entrance with nice restaurants around the area. There is a nearby metro station about 10mins walk. The hotel has big rooms especially the triple room we booked is actually good for 2 adults and 2 kids (there are 2 beds). Complete amenities are available but you have to get them from the front desk. There is a small elevator in the property and staff are all professional and extremely helpful to guests. Overall a great stay!

Nice modern hotel. We were in the new building. The facilities are new & modern. Big closet space which was concealed by a curtain. No cabinets only open drawers. It had ample space to hang clothes and put shoes. Empty Mini fridge. Water gets replenished everyday. Housekeeping was efficient. Toilet with bidet. Shower divided by glass but open towards end so water come out. Nice strong blow drier. Amenities are in big bottles stuck to the wall eg shampoo,conditioner, body wash, hand soap, lotion. Very nature friendly. No toothbrush set. They had slippers. They had disco color changing light in the shower area. Centralized control panel which controls temperature, messages, announcements etc. Concierge was very helpful and friendly. Esp. Natasha. She was very helpful with resto recos etc. Breakfast was more or less same with some changes in meat options from bacon to sausages. Mostly breads, cold cuts, cereals, fruits, eggs. Staff was very accommodating esp Carlos who always got our cafe lattes. Location was great! Just beside the Vatican. Restos and shops everywhere. 5 mins to train. About 8-15 € by taxi to all the tourist spots.

This hotel is located so close to the Metro station along with other excursions. Check-in experience to Bar to Breakfast has been exceptional. We got the junior suit which is amazing and had two floors; my kids loved it! Their staff is very professional and personable as well. Especially STELLA, TIZIANA and CARLOS who served us during our breakfast with exceptional care. If you are traveling with family this is a great hotel. Walking distance to Piazza Navona, Castel Sant' Angelo etc.

We chose this hotel because it's near the Vatican City. With supermarket and restaurants nearby. The room is good (superior room with balcony), not very spacious but we can open 2 big luggages. As we arrived at around 9am, the staff helped us to keep and deliver the luggages to the room when it's ready.

Very cozy, clean hotel. Close to the Vatican museum. Lots of cafes and stores within walking distance. Breakfast is tasty, has a nice variety of food. We really liked the staff as well, especially at breakfast. Jelena always made sure to put a smile on our face and remembered the small details. She put in a lot of work to make sure that everyone got the best experience. Overall, we really liked where we stayed!

We loved this hotel. Excellent location, few steps from the Vatican Museum and St-Peter Basilica. The staff is super friendly and efficient. The room was clean, comfortable bed. A nice perk is that they offer complimentary taxi from and to the airport.

It's a difficult one from the outset there was stress and confusion. We agreed a price beforehand. We arrived after being quoted a price for transportation with a very angry taxi driver saying he wanted more than what we agreed. Shouting, anger and embarrassment ensued with our group of 9 standing anxiously while I had to try sort it out. After having to prove my case to reception that we had an agreed price he very reluctantly took the fare. The reception staff were nice but Ill informed. Our group paid 619 in advance for our three rooms to secure the booking. First they said we didn't pay. They said it was refunded. It was not that we're wrong. I then had to go through my banking to prove I paid this amount. Panic and stress on arrival. Then there was an additional cost of city tax they had stated in writing was included. It was so difficult. Nice people. But seriously impossible to get any accurate information Clean rooms good location But honestly it wasn't worth the hassle

The staff were amazing and incredibly knowledgeable about getting around Rome. We had a split level family room which was perfect for us and two teenagers. Modern fixtures and fittings and good air-con. Five minutes walk to the Vatican (museum entrance for the Sistine Chapel), ten minutes to St Peter's square. Metro is about 5 mins brisk walk and you can get trains to sights such as the Spanish Steps or Colosseum. Nearest bus stop is 1 min and there is a convenient Tabac to buy tickets. Breakfast buffet offered a fantastic selection - might be the best value hotel breakfast we've ever come across. If you want somewhere to stay whilst you go sightseeing in Rome then this is a great choice

A lovely hotel located a few minutes walk from the Vatican, which made it easy to get around the city. Nice location to buses and metro if you wanted to venture further out. Hotel rooms are a good size considering it's Rome and we had all we needed in the room. AC not too loud which can be a problem in other hotels, and the beds and pillows were incredibly comfortable - we had perfect night's sleep! All staff we met were so polite and helpful, big thank you to them for making our stay pleasant. We had initially booked a queen room as that was all that was available but they kindly changed it to a twin room at short notice upon our request. Breakfast was great, perfect way to start before a long day in the city. Highly recommend this hotel, would love to stay again if visiting Rome!

Pros/Likes: - Fast check-in/out although little recognition of my Diamond Rewards status - Great location: five-minute walk to the Vatican Museums, 15-minute walk to St. Peter's Square, eight-minute walk to the nearest metro station - Building is modern and in great condition - Room was on the smaller side but fine for two people - Decent bathroom size and loved the light that changed colors - Two bottles of water daily - Lots of restaurants nearby - In-room coffee/tea - Good breakfast with eggs, pancakes, fruit, pastries, etc. was free as a Diamond Rewards member; otherwise it's 5 euros (but read below) Cons/Dislikes: - Had dinner one night and the food was hit or miss: bad soup, so-so risotto, good pasta; service was super slow (with only one other table!), and bill had a mistake (later corrected). - No hair conditioner - Taxi to the airport is 50 euros but they were proposing a special transfer service for 55 euros plus 5 euros at night saying they don't know what could happen with the regular taxi; the day of the departure I asked for the regular taxi and it was fine Neutral: - Closet was small and had a curtain instead of a door and no upper shelf - Staff mood varied from indifferent to nice - As a Diamond Rewards member, I was eligible to have free breakfast in Italy throughout the year, which is something I was not told at check-in but I saw on the Best Western website after check-in so I came down to the front desk to inquire about this and they did give me the free breakfast; the terms and conditions also say "it is the hotel's discretion to apply free breakfast to accompanying persons" but the free breakfast was extended just to me - Breakfast for five euros is a good deal but the hotel's website reads that it should be 1 euro: "Where not included in the rate, breakfast can be purchased at the hotel, at 1 EUR per person, per day." (this message has been there for months and it's still there; should be corrected) Miscellaneous: - Small exercise room (did not use) - Sauna (did not use) Impression: Closeness to the Vatican is its biggest asset

Great location. Close to Vatican.. good restaurants in close proximity. My wife and I had two college teens with and room was more than adequate to accommodate us. Only negative was no English speaking channels on tv. But TV itself was great.

We stayed 4 nights at this hotel in rome. The rooms are ok. Much what you would expect from a typical best western. I'll start with the good. The breakfast is awesome! And the breakfast staff by far were the kindest nicest people that really took pride in their job! They were the highlight of the hotel. Now to the bad- the front desk staff was terrible. Not nice, very put out with questions and not accommodating at all. One day I had asked the front desk to have the sheets changed because we had a spill in one of our two rooms . I did this with plenty of time in the morning before we left for the day. They only change sheets every other day so while we were there. Anyway they didn't do it. When I called to the desk the staff member actually fought with me about my request! She told me that I had not requested it for one room but for another. We actually had a back and forth disagreement about it. Either way they had not changed the sheets in the room they claimed I had requested. It was one of the worst customer service encounters I have had a hotel. Lots of Americans do stay here and I don't know if the staff feels we like them to be snotty or don't like Americans. But it was the only time in italy I encountered this type of behavior from Italians. Also the they only have one very very small lift and it is also very slow! Hotel is also quite noisy within itself. You can hear a lot of other room chatter and walking. Also the location isn't the best. It's very close to the Vatican museum otherwise the location was not my fav. Stay closer to the pantheon. It is close to a metro but even with that we did have to take lots of taxi rides. This hotel is ok if you don't care about location or staff. Accommodations are adequate.

"Great Pre-Cruise Stay"

Our extended family of 11 stayed here overnight before beginning a cruise out of Rome. The hotel was clean and comfortable, the breakfast buffet was fantastic and a great price, and the value/price was the best we found in Rome. However, the best part was the excellent service from Natasha and Sara, as well as the rest of the staff. We had problems with our transportation from the airport (our fault) and again the next day with our transportation to the cruise ship (transportation company's fault). Natasha took care of us - getting us new transportation in less than an hour both times (not easy for a group of 11 people with as many suitcases!). Though not the hotel's fault or responsibility, they stepped in to make sure we were taken care of. We were so grateful for their help and hope to be back in Rome to stay with them again some day.

I stayed there in December 2021 when the strictest national anti - covid measures were in force due to the new virus variant then. It is a pleasant hotel, in a great location (right on the walls of Vatican city and the museum). There are lots of choices to shop and eat around and at the same time the metropolitana station is 5' on foot. My room was not really big, but comfortable and functional. The breakfast was very satisfactory. However the biggest advantage of this hotel is the staff. Thanks Paolo at the reception who helped me arrive there and arrange my test, even before my arrival. Grande Ricardo who was the man for everything at the (nice) restaurant of this hotel. The rest of the staff was the same friendly and helpful, but unfortunately I don't remember their names. All that at a great price (but I believe this was related to the situation). I hope they keep the prices good. In that case this hotel will be my first choice when I visit Rome again.

When you pay around 180 Euro per night and breakfast is not even included then you expect your room to be "perfectly" cleaned when you come back. We had two rooms. Two slept in one room and one in the other even it was a double. One day there was only one bottle of water in the room with one person and one set of everything. The next there was two sets of everything. When you pay for a double there should be two sets of every thing no matter what. One day there was no toilet paper and the other room missed towels. WTF? Down to the reception and explain. Within 10 minutes it was fixed, but it should have been fixed right away. The breakfast is okay all in all, but again one guy just stood there and did nothing. When you stood up to get a second plate of food nobody came to take your plate. It's just small details they miss. That said the staff was okay friendly and helpful. When we arrived the bar was closed. We had to wait for a third person to arrive and they kindly allowed us to order a beer in the bar even it was closed. The bar is boring and too expensive at night. The local aperol spritz was not even made correctly at the hotel and you had to pay 9 euro for it. Normal price for much better quality in Rome is 6-8 Euro. Even in tourist traps the aperol spritz was cheaper and better. There is a small area outside where you can sit. One afternoon we went there. It was not cleaned. Leftover drinks, plates and cigarettes' where left at the tables. It's not okay at all. The area is boring. There is nothing to do at night, but if that is what you are after the location is fine. It's a 3-4 minutes walk to the Vatican entrance and 4-5 minutes walk to the Metro. Sorry my review sounds worse than it is. Our stay was good! I just compare to what I normally get for the same amount of money.

I specifically chose Spring House for its proximity to the Vatican Museums, (about five minutes to the entrance) but great bus and metro links quickly brought us to the Centro Storico - we used Probus app. The Hotel staff here were amazingly friendly and efficient. The Hotel was immaculately clean with sanitiser including at the lift points and clear messaging about desirable health measures. The breakfast buffet was superb and again was very well organised with plenty of seating areas away from the buffet, adding to a sense of calm. The public areas are very nicely decorated in refined modern style and are bright and airy.

There are a number of small restaurants and shops nearby, so dining out is not a problem. The room looks considerably larger in the photos than in reality, it was small for three adults. Apart from that, the room is clean, the bathroom is well equipped and the beds are comfortable. The choice at breakfast is the usual but huge. The staff are kind, helpful and attentive.The hotel has a suitcase room, so we were able to leave our luggage at the hotel despite the late flight. The value for money of the hotel is excellent.

Food: Great breakfast buffet Service: Very service oriented staff. Especially the breakfast staff were excellent and did a five start job serving the guests. Facilities: Good location near Metro and the Vatican area. Nice rooms but there were lot of noise from the other rooms which I found a little stange as the rooms seems to be newly renovated. But if you prefer a silent room ask for a room on a floor where there are no family rooms. Cleaning: Housekeeping was not as good as expected. The first night we didn't get any bottled water, 2'nd night every thing was fine, 3'rd night no toilet paper, 4'th no coffe and no cups, 5'th night no bottled water etc. Also the cleaning could be much better - maybe the vacuum cleaner was not working?

Hotel is close to the Vatican Museum,St. Peter's Basilica. Plenty of restaurants in the area. Staff is accommodating, friendly, professional and pleasant. Room is thoroughly cleaned daily. Love this hotel. We had a "family room" (Junior Suite) that had two levels. It was perfect for me, my daughter and two 12 year old twins. The hotel is very modern compared to other hotels in Italy and the price was very reasonable. It is located just a block from the Vatican and a couple of blocks from the Metro Stop and a Mall. We never used a taxi our entire time in Italy! The only "issue" we experienced was the air conditioning. The suites have separate controls but the system kept turning off. We had to contact the front desk numerous times every day to have them turn it back on. The night staff was much more knowledgeable in how to correct the problem than the day staff. But, the problem was resolved each time we contacted them although it took several attempts when we experienced this during the day.

Stayed here for 4 nights. The location is perfect, 2 minutes from the entrance to the Vatican Museums and 5 from St. Peter's Square. Very clean rooms, and the staff could not have been more helpful. A nice touch was coming back to the hotel and finding bottles of cold water in the fridge. Breakfast was plentiful, and the staff made the best of the unfortunate Covid restrictions by serving guests. I would definitely stay here again when visiting Rome.

Overall good experience of staying in best western spring house. Staff was really nice and helpful. Stayed in Junior suite with family with 2 kids. Kids liked the room. Breakfast was also good. Overall hotel was small but everything was nice and good and well maintained. One of the roads outside hotel was having garbage littered which I did not liked. But this has nothing to do with hotel. Overall liked the hotel and enjoyed my stay there. Also, got help in all the things. We were provided gluten free food in breakfast, for kids xbox was provided etc.

Newer hotel near the Vatican. Not the cleanest part of the city but lots of good restaurants (Mexican restaurant across the street is amazing when you need a break from Italian). Metro is easy and you'll need to go across the river to pretty much everything not Vatican related on your itinerary. Small but adequate room. Great cleaning staff. Superior breakfast and wait staff. Helpful and friendly desk staff. Good hygiene. Elevator is slow, small and needs to be repaired. It felt unsafe — Disney's Tower of Terror unsafe!

My husband and I stayed here for a week in December. The staff were really friendly and very helpful. One of the front desk attendants gave us a map of the area and all of the places to see and we used it everyday! This location so close to everything the metro, food, and sights. We walked to the vatican in about 5 minutes. There was a grocery store maybe a block away from the hotel so we went there for snacks. I would absolutely stay here again! The rooms were nice and cleaned everyday. I loved that they provided 2 bottles of water everyday that was a great touch and the breakfast was definitely different from what we would eat in the states but it was delicious anyway.

Family is scheduled to stay at this hotel in June as part of an 11 day cruise out of Italy. Obviously that trip is cancelled at this point. Cruise is cancelled and tried to cancel hotel but BW in Italy doesn't follow same guidelines as BW in US so they will not refund. They will only let us get a credit until June 2021. Unfortunately only reason to travel to Rome was for cruise and not sure I'll feel comfortable going to Italy or on a cruise in next 12 months. I will never stay at a BW in US or elsewhere due to their non-refund policy.

I just returned from a long weekend at this hotel..its spotless and beds are very comfortable. Breakfast is okay I did not appreciate all the flies on the food since its indoor restaurant. I think more can be done about that. The beds are very comfy the service great. Staff professional and helpful Some renovation work occurring on lower levels did not disturb me. Highly recommend a stay here if you want to be close to the Vatican. Good base to get around rome. Only on issue the elevator is small and old. Maximum 4 people can fit at any one time.

I was in charge of hotels for a girls trip through Italy. First Rome hotel was more in the upgraded hostel range so this redeemed me to my traveling companion. This hotel gets better with every visit. This is our 4th trip to Rome and we've stayed in the same hotel for all visits. The staff is very nice, friendly and helpful. The rooms are always clean. The breakfast is great (previous stays had a better selection). I have no complaints. I will stay at this hotel again. Walking distance to the Vatican and subways. Many shops in the area.

The hotel staff was very welcoming and friendly. The location of the hotel was perfect for planning our sightseeing around the city. They were helpful in finding information about the attractions we wanted to see. The staff provided umbrellas on the days that were rainy which was helpful because we only brought one umbrella with us. The room was very clean and spacious. We we're upgraded to a larger room than we had booked and given complimentary breakfast for being Expedia members. We were pleased with the selections for breakfast and also ate dinner one night. The price was very reasonable and the service was excellent. The hotel was very accommodating and called taxis for us when we needed transportation. Overall, great experience. Highly recommend this hotel for families traveling to Rome!

After a nightmare of an experience on our first night in Rome from another hotel, we booked Best Western Springhouse. And the receptionists, Paolo and Daniel welcomed a frustrated me with utmost hospitality and sympathy. They even gave us a good deal for another room we need. And so friendly enough to have us check in earlier than usual for us to take a rest before going around the city. Will definitely stay here again when we go back to Rome and directly book with them.

We recently stayed at this hotel in Rome. It was an excellent stay! The hotel was in a very convenient location. It was only 2 blocks from the Vatican Museums and a short walk to St. Peter's Square. The metro was also a short walk away to take you easily to the Coliseum area and the Spanish Steps. The hotel was bright and modern and had all the conveniences you would need. There was a complimentary breakfast that was terrific, lots of choices including healthy! The restaurant also serves lunch and dinner if needed. We had a triple room which was very roomy and comfortable and clean. WiFi worked great also. Can't say enough about the staff! They were very accommodating and helpful. The front desk and the restaurant staff were all very friendly. I would definitely recommend this hotel and would stay here again if ever in Rome in the future.

My husband and I stayed at this hotel at the beginning of October. Hotel staff was amazing, They upgraded us to a larger room with a balcony (small fee, but it was worth it). The staff from the front desk, and the restaurant were always pleasant, smiling and very helpful. They helped us arrange a day tour to Venice. We stayed 7 days and were very happy with the location. Very close to lots of restaurants and the Vatican. When we return to Italy (which we will do) we plan on coming back to this hotel!

We recently stayed at this hotel on my first trip to Rome. I booked late and wanted a place near the Vatican. The location was perfect for our Vatican tour, as the entrance for that was 3 blocks away. Note that this is the west side of the Tiber River, which is a taxi ride away from most other sites. Breakfast was included. The staff were very friendly and the hotel was well maintained. I found both the public rooms and the guest rooms to be a bit small.

A lovely, friendly hotel with fantastic service, food and cleanliness. I really can't fault it. I went for a birthday city break and my hubby pre arranged with them to have balloons, cake, champagne in the room and they also gave a complimentary fruit basket. Helpful staff = a great holiday! The location is good, just a 5 minute walk and you're at the front of the Vatican City. The museum entrance is even closer. A 15 minute walk will take you over the river to the hop on/off bus stop (many shops to buy tickets are on the way) we bought them for two days but only used them one day as we walked everywhere within the city. Just wear a comfortable pair of shoes.

We chose this hotel for a proximity to the Vatican museum. It is tiny, but comfortable place. Our room had small refrigerator with drinks and snaks, a safe and 2 tv. We were upgraded (free) to the room with 2 levels, which gave us more privacy.There was no window, but skylights. It was cool room. We were told it would be no additional charge for the breakfast in their restaurant. It was extensive continental breakfast, with good selection of baked goods, fruits, deli. The staff was very helpful when we asked them to accept the delivery of a wheelchair before we arrived. We also stored our luggage in their closet after checking out.

Nice business class hotel 2 blocks to the Vatican and a Metro station. Staff very professional and speak English. Inclusive breakfast was plentiful with a variety of foods and healthy choices. The Italians love bread, pastries and all types of pork meats (bacon, ham, sausage). Our room was set up for 3 occupants as requested and was compact, but very modern decor and efficient. We had a mini bar with complimentary water and other beverages for a small price. I especially loved the small modern designed bathroom with a rain shower head in the circular shaped shower. Large closet and safe were also available. Room was always clean, with fresh linens and towels daily.

After much research to find a suitable hotel for a family of four (2 teens) we selected Best Western Plus Hotel Spring house based on reviews and anticipated space. Pros for the hotel: Nice, clean, friendly helpful staff. We were upgraded to an even larger room (jr suite? it had 2 levels - so whatever that one is), nice modern decor. Separate room for teens in single beds each, and our king was on second floor with glass railing overlooking lounge area downstairs - very comfortable. Very spacious bathroom. Breakfast was delicious, tons of options for North American & European tastes, coffee was to die for (best coffee I've ever had). Cons: Not sure if we were doing something wrong but our room had 3 different A/C controls (main area, upper sleep, and lower sleep) and on many nights the A/C re-set itself, and instead of being temp we set, the heat kicked in and it was default set to 27*. Not so nice for sleeping in August LOL. We did flag the front staff our last day there - so hopefully if it was a problem with A/C they have it fixed before the next people stay. Only other con was related to location....safe location, close to Vatican if that is your destination, close to Cipro metro to easily get elsewhere in town and close to a major shopping district. But there wasn't a ton of night life or evening selections in area for restaurants. Many were open lunch only - took us awhile to find some with little walk in immediate area where we could sit down for a nice dinner. We opted a couple of nights to stay at hotel for dinner - food was great, but they could do with additional staff. The had one super guy who was responsible for taking orders, serving customers, delivering room service AND cooking the meals. Talk about splitting his time. He was great - still very accommodating and his customer service was great - but he was clearly delayed and time divided with all he responsible to do flying solo. Overall, if we return to Rome, we'd consider staying again.

We stayed for 5 nights at the Best Western Spring House Hotel. The stay was pleasant, the room was modern (even though our hallway lights were not working during our stay and they couldn't get it fixed) but the highlight was the front office staff, especially Stefano was extremely helpful and helped us with restaurant reservations and with some general travel tips etc. The breakfast buffet spread was nice and they serve some very good cappuccino. The location is very close to the Vatican and the metro is only under 10 mins walk.

Had a great experience at this hotel. It was our first time in Rome and we didn't know what to expect and were overwhelmed with all the hotel choices so we chose a name we knew and trusted and are glad we did. The hotel is a short walk away from the Vatican museums and many restaurants nearby. The rooms are modern and comfortable. We upgraded to a suite which was nice but would not recommend if you have mobility issues as the room has two floors and the stairs are steep and can be tricky if you have to get up in the middle of the night. The breakfast was nice with several choices. The staff were all attentive and friendly.

The hotel was good but the bathroom shower was small and had about 8 inch step up, not good for senior and disabled. The city of Rome was not clean trash all of the place. The last time I was in Rome 1979, the city was nicer. I walked about nine miles thru the city to get a good look at central Rome and had to get thru many beggars and pickpockets. You need to be in small groups to safely get around. In summary , I would not recommend Rome for a vacation instead go to the northern part. Venezia,,etc. Avoid if you can Italian airlines. Bad food and dirty planes.

Just celebrated our 20th wedding anniversary in Europe and was so fortunate to have chosen this hotel. The hotel greeted us with warm wishes as soon as we walked in and they continued throughout our stay. We ended up with a room on the top floor which included a covered terrace where we enjoyed unwinding after lengthy days of exploring beautiful Rome. The family is already looking forward to a return trip to the city and this hotel.

The hotel Is located nearby Vatican musei where our guiding tour has started and generally it is convenient for this purpose. However, if you need to be closer to the heart of Rome you have to select a hotel at the other side of the river. The hotel was modern, very clean and organized, wi-fi ok, breakfast very nice. Bed and pillows very comfortable! During our staying, the second day we found in our room fresh fruits, a nice surprise that was highly appreciated. Personnel was friendly and kind, however we would expect to be informed that during a morning of strikes of transportation means in Rome, we could find a taxi simply by getting out in the road so we wouldn't have missed our Colosseo tour this morning. We have found out that it was easy to find finally a taxi, although in strike, by ourselves when we decided to go for a walk on foot. Generally a nice hotel.

We stayed 3 nights in June in a superior twin, on the first floor with a big window overlooking the tiny garden area. Spotless, free mineral water, free wifi, good air conditioning, Satellite TV,and "free" breakfast in all the room rates. Breakfast excellent - big variety of hot and cold, breads, cereals, fruit, etc. Breakfast area overlooks tiny garden - you can eat outdoors if you wish. Very convenient for Vatican and St Peter's square - also good variety of restaurants, bars, cafes etc within easy reach. Taxis arrive within minutes on request and 5 minute walk to metro. All staff well presented and helpful/friendly.

This hotel is one you should not miss. It is so close to the Vatican and steps from the Vatican museum. The rooms are spacious and ours had a small balconey with some chairs. Fresh flower boxes were on all the rails. Breakfast was interesting and quite good with many choices. Front desk was responsive and helpful with restaurants and transportation. Hope to return someday.

Room size is good, but the shower was extremely small, smaller shower I have ever seen. Room was clean and beds were comfortable. Food was just ok in the dining room. Be sure to get to breakfast early. We went down one day @ 9am and the the buffet was basically empty.

We stayed for a few nights in this superb hotel at the start of July and we were very satisfied with all this hotel had offered us. The room was very clean and we were lucky to have a quiet room on an upper floor. Good beds and decent bathroom with shower. Air conditioning worked very well. The breakfast was superb with a very large selection, something for every taste. Very good coffee was also served and you could be seated inside or outside on a lovely relaxed atmosphere in a mini garden. The hotel's location is very good and we will not hesitate to recommend this hotel and if we visit Rome again, it will be hard not to pick this hotel again!

My family and I stayed at the Best Western Spring House for three nights while on a visit to Rome. We wanted to be somewhere convenient to the Metro (the BW Spring House is a 10 minute walk from the CIPRO station). We were greeted warmly on arrival and to our surprise and delight were offered complimentary breakfast each morning. The room was very clean, well provisioned and comfortable. The staff were friendly and helpful. The breakfast was wonderful and the ability to sit outside in the lovely courtyard made for a lovely start to each day. The hotel location is great for the Vatican and is an easy walk to other attractions. We would happily stay at the BW Spring House again.

We arrived a bit before check in time however they were able to take our bags and allow us to start exploring. The wonderful staff upgraded both our rooms to the very modern junior suites complete with skylights which opened and a loft. The staff helped us to get skip the line tickets and even got us percentage off the tickets. You could have thrown a baseball and hit the Vatican wall. There was ample night life, souvenir shops and restaurants in the neighborhood. There was also a nice hot breakfast buffet included. If I ever return to Rome, I would stay here again. I did toss my coin into the Trevi fountain so...

We booked the hotel for 6 nights In May 2019 since it was in close proximity to the Vatican . On checking in, we went onto the 5th floor where our room was. The lone lift is really tiny, slow and requires a long wait at most times. The reception staff were courteous and check in as well as checkout were easy and quick. Well about the room, we booked a triple room for 3 adults including our 13 yr old who is now considered as an adult. Our room however was really tiny and had a double bed and a makeshift bed. It should have been big enough to have proper beds to accommodate all 3 adults, it being considered and paid for as a triple...but the room could only hold a Queen bed and the make shift bed was jammed in the walking space leading to the room and the table at the far end holding the tea and coffee making facilities. I am sure this is a normal double room which was hastily converted into a triple since otherwise it would have a proper bed for the third person. In order to make tea of coffee, we had to walk carefully and try to squeeze past to get to the table after bypassing the bed. The large TV too is placed on the half wall which can hold just 3/4ths of its length. As a result, it juts into the walking space and one can hit ones head or bump into it all the time. A bedside table is placed below this jutting out portion but it did little to prevent us from bumping into it several times...dangerous actually. The makeshift bed for our 13 yr old boy had its metal feet/ bars rusty,corroded and in a really bad state. Have attached pics. This was really unsafe . Due to this, each time we ventured around the cot, we stood the chance of our feet being ripped into esp the first time when I accidentally grazed into the metal before I noticed it . Thankfully I had my shoes on and so not much damage was done. To temporarily solve the problem Ii used to cover the part with wads of tissue each time. It was however removed by the cleaning staff on 2 occasions and left exposed...and only on day 5 did some kind soul decide to use insulating tape to seal off the heavily jarred and corroded metal edges. We had mentioned this to the reception staff ( they did nothing about it) and also asked if we were in the proper room according to our booking and they assured us that it was definitely a triple. Am sure they were not telling us the truth about the room and we didn't have any other room to compare with since they insisted all triple were of the same size. We just gave up since by then we had unpacked and didn't want to go through the hassle of packing up esp. since this was the last leg of our 4 country tour of Europe. I must mention however that the bathroom was big enough although the tiles in the bath section were dirty and had fungus in between many tiles. The attached balcony was good to sit in and look around when it wasn't raining and from there we could see the Vatican museum easily although the opp building with messy cables running all over were quite an eyesore. . The hotel's location is the plus point actually since from there it is easy to walk to the Vatican, Vatican museum and also to the Pantheon, Spanish steps, Castle San Angelo, Trevi fountain etc. But the metro is close by too and can be used easily if one does not feel like walking. It's an easy ride to the Colosseum as well. Rome is truly beautiful and Best Western Spring house is close to many of the attractions. I must not forget to mention that the breakfast was quite a good spread comprising scrambled eggs, sausages, bacon, salad veggies, cereal, yogurt, pancake, waffles, fresh fruit, juices, various breads, pastries, coffee, preserves etc... All in all it was not too bad a stay but rooms are really small and little extra care needs to be taken to ensure safety and cleanliness.

We had a very nice room here, updated and modern. Our party of 15 arrived just after noon and we were hoping to have at least 1 or 2 of our 8 rooms ready. We wanted to be able to store our own luggage, change clothes, etc in at least one room. The day time front desk staff - well, only one woman in particular - was quite flustered by the whole checking in a group event..... I mean, don't they do this everyday? Not really the greeting one wanted to have. Laughably, she wanted for us to "tag" each piece of our luggage (we had at least 25 bags) so they would know to which rooms to deliver after rooms were ready. She was pretty adamant about making us wait until 3pm to check in and collected our passports that she thought she'd keep until we returned.....not! The irony was that the front door bellman spoke up and said one of our rooms was ready and he would store all of our baggage in that room! We were able to take out what we needed, use the bathroom, and all that before we set out for lunch and some sightseeing. We were able to also retrieve all of our passports after copies were made. What was the point of her blustering and flustering??? Still not sure. Anyway - everyone else on staff was very friendly, helpful, and attentive. We spent a lot of time in the small lounge area downstairs and had wonderful drinks and appetizers from the bartender. Great location and we loved the rooms. My sister had a room with a bathtub, all mosaic, the size of a large hot tub! You have to use your room key to turn on lights/power in the room. The front desk has to give you access to your A/C or heating thermostat if you need to use it. We were told our breakfast would be complimentary the next morning due to the check in confusion. But, we didn't take advantage of it - looked like a very nice assortment and area to eat. Would stay here again - very nice property and great location!

This small hotel has a crazy floor plan, rooms are of various sizes and so are not uniform in brightness, space, TVs, etc. A big buffet breakfast may or may not be included in the price. Front of house staff--bellboys, reception, dining area, bar--is very friendly. Cleaning staff not as considerate (like smoking in front of the door of a non-smoking room). The sound-proofing is amazing, both for interior and street noise. No lost & found policy. Two guest-use computers. Check-in is quite late (3 p.m.), and in my experience, you do have to wait till 3 p.m. I saw people who got in earlier asleep in the lounge area. I believe I saw an entrance to parking.

Let me first say that the location of this hotel cannot be beat if you want to see the Vatican. The Vatican museum is a 3 minute walk from here and St Peter's Square is 15 minutes if you walk slowly. The area has many lovely restaurants and shops. Check-in went smoothly but they did make us wait until 1500. They had already placed our bags in our room. Now I booked a premium room thinking that would get me a view of St Peter's Basilica from outside the wall. I was incorrect while a premium room with more space the only "windows" are the skylight which essentially need to remain closed to make the loft space liveable. The downside for two days our room was not cleaned because someone marked it as "do not disturb." Oddly enough this wasn't us and probably would have been issue except that we notes flies and ants. After speaking to the front desk we were able to get someone to replace our towels and clean the bathroom, but the bedding remained unchanged, admittedly we realized this all st 2300 when we returned from our day out in room. The "compensation" that was offered to us was to wave the breakfast that they had been offering to us in the morning. Normally I would consider this a plus however, at check-in we were told that breakfast was complimentary as we are Diamond Select status and unfortunately for us all the tours started before the breakfast was available to us. When checking out in the morning I was told by the front desk agent that the bugs must be present when because the windows were open. When I pointed out that we don't have windows and never opened the skylights he shrugged it off. Again the hotel's location cannot be beat. The customer service left a little bit to be desired.

Have just returned from a visit to this hotel to celebrate my 60th birthday. Our party had ages ranging from 20 to 80. Nothing was too much trouble for the staff. They were all friendly and professional. After a day of sightseeing we returned to our room to find the staff had left me a birthday card and an amazing basket of fruit. Lovely surprise. Location is fantastic. Rooms were comfortable, clean and we had a balcony which I wasn't expecting. Nice place to sit and start the day with a coffee. Breakfast was great too. Our time went so quick. Can't wait to return and we will definitely be back.

I booked the trip for a surprise for my husband as he wanted to see the Sistine Chapel. The hotel was in an ideal position for the Vatican Museum but the hotel itself was disappointing. Check in was 3pm and as we were early we left our case and went for a walk. We returned at approximately 3.30 the room was still not available as there was a problem with the curtains. We finally got in the room about 4.45pm. The room was quite small but adequate has we only needed it to sleep in. The bathroom sink was a problem as the plug was the incorrect size and didn't fit properly . I reported this to reception who assured me it would be fixed. The following morning prior to going out I reminded them about the plug waste of time it was still not working when we returned to the hotel late afternoon. In fact when we left after 4 nights it was still not working. The final night while we were in the room the handyman came to have a look and went to fetch more plugs but none fitted. One night after a day of sightseeing we decided to eat in the hotel this was a mistake. My husband ordered chicken in rosemary with roasted potatoes what came was a slice of chicken and some what can only be described as microwaved insipid wedges. By this time we had had enough and decided to complain and say we were not happy to pay however, due to the anger we were feeling we thought we would wait till the following morning. We spoke to reception who in all honesty you could tell the gentleman did not believe us but he said all they could refund was the city taxes. We were happy with this as it covered the rubbish hotel meal. The checking in delay and the problem with the sink he said he would have to leave this decision up to his manager who would be there in the morning. Go to check out no manager but at least he had put on file no taxes. If you visit the hotel and come across a problem I would suggest raise it immediately. The staff at breakfast were really pleasant and friendly and nothing was to much trouble. The staff behind reception could learn from them about customer service. We have stayed in some really nice hotels in Africa Europe and the Uk that have been 4 star quality but this one is definitely lacking.

Cannot applaud this hotel more! the staff are lovely and very proffesional. The rooms are perfect amazingly clean and have everything you need! Breakfast is fantastic especially the scrambled egg. Eay access to all the top attractions of Rome, do recommend that you take the time to explore on foot as you get to see much more and find some gems of restaurants. Try the "Opera" restaurant via paola, opposite the St Angelo,s bridge fantastic food and atmosphere.

The hotel staff were excellent because they were very knowledgeable about the city and gave us places to visit that we would normally not have visited. The manager, Romina, was helpful in telling us about the best places to visit and how to get to the Metro easily. The hotel is modern and clean with an excellent breakfast. We found that it was very easy to walk to the Vatican. Great experience. Hint: The Metro is nearby. If you are looking to get to hotel from the Metro, look for a nearby church and you are going in the right direction. Also, the Metro has elevators.

The best part is that the hotel is walking distance from the Vatican, so you don't have to worry about any transport troubles. We had our three teenage boys with us and booked a suite. It had bed, bath and sitting area downstairs with stairs to an open-to-below loft with a huge bedroom area. The bathroom was nicely decorated and clean. The breakfasts are fantastic with a million options on their self-serve bar. The location is only a couple hundred yards from the entrance to the Vatican Museums (Vatican tours). That location is not perfect for walking to the Colosseum or other sites, but it worked great for us. The staff called a taxi anytime we needed one, and the metro and bus stops are not far away. We still walked to the Trevi Fountain and other sites, so we were more than happy with the location. Overall, a great hotel at a decent price, and we would certainly stay there again.

I giving this hotel 2 stars because of its location. It's located next to the Vatican. The rooms are very small very clean but very small. In my opinion for one night stay the prices are too high. The bathroom shower has no door and I the actual bathroom door is glass. (I don't like that). The TV has about 6 channels all which are in Italian the only American channel is the Cristian channel.

We stayed 2 nights at this hotel. We had a quadruple room for our family- even had a small balcony we were not expecting. If we leaned out of the window we could see the dome of St. Peter's. Room was comfortable with modern bath. Only issue was the shower was open at one end and we soaked the floor with every shower. Breakfast buffet was very nice. Good variety- some hot eggs, etc. plus many pastries, breads, fruits, etc. Easy walk to metro. Quiet neighborhood in evenings. We did not find many dinner options close by.

Long story short this hotel ruined my family vacation and now they are lying about the incidents. I have stayed at Best Western around the world never had any issues except this hotel. We had just stayed at Best Western Premier Dante in Barcelona and loved the hotel no issues best hotel ever. This hotel charged us for damaged canopy bed that broke when my son laid on it they brought another cheap bed and now said the second bed was damaged when they left the bed in our room. We had to pay for second room and they changed the price the second and third night to get more money in fact when we didn't agree on how high the price was they called at 21:00 pm to offer lower price; how horrible. Moved our personal luggage without consent. Rooms small, air conditioner not working, bathroom door in family room is glass door that you can see through so no privacy for family. Our room had view of fake grass and patio chairs glass door to patio doesn't open not desirable breakfast list goes on. Called Best Western international seemed sympathetic but they haven't called me back to follow up or attempt to make this right shame on this hotel and shame on Best Western for not making this right.

Stayed here for 3 nights in February 2019. The staff were all very friendly and the breakfast is great (scrambled egg and mozarella particularly good). 2 negatives: damp on the walls of the room we were in, not a big deal but someone needs to fix it. Second issue: noisy Chinese guests in the room next door - kids shouting till 2300 then back at it again at 0630 the next day. Second one not the fault of the hotel but if noisy Chinese get your goat, go elsewhere. 5 minutes walk from the Cipro metro station. If you're coming for Six Nations, this is just 1 metro stop away from Ottaviano, which 25 mins walk to Stadio Olimpico. Lots of positives let down by noisy Chinese guests.

We stayed at the Best Western Spring House for three night while in Rome. It is a delight and surprise right smack so close to the Vatican. Public transport is right around the corner. The rooms are spacious, clean and the bed is very very comfortable. The bathrooms are luxurious and spacious. You wake up to a scrumptious breakfast buffet. A few steps and you're right into the entrance of the Vatican museums and as mentioned, right around the corner, is the bus stop. The staff is friendly and approachable and made sure they attended to our needs. We tried the Sauna (you should!!!) and it was quite relaxing to have the entire spa to yourselves. It was chilly and cold outside and the sauna really warmed you up! All in all, this was a great find!

Our stay at the BWP Hotel Springhouse in Rome, Italy was a great start to our time in Rome and holiday in Winter 2019. The staff were lovely and very helpful with all of our questions due to not being locals. The hotel was in a great location, right next to the Vatican wall, however was far enough away from any main roads so noise wasn't an issue. They were doing renovations at the hotel whilst we were staying there, however we hardly even noticed. We were put in a high floor room which had a lovely view over the Vatican wall and part of the city. When we return to Rome, we will definitely be staying at the Hotel Spring House again!

We wanted to book a hotel that would be close to the Vatican and that was through a brand we are familiar with, so after much research comparing prices, location, etc. we chose the BW Spring House. The location was good for the Vatican. We purchased hop a bus passes to get around Rome otherwise, and did some walking. The hotel is clean and generally comfortable. The service representatives were friendly and efficient, giving advice about transportation and restaurants nearby Nice bar/restaurant inside, although smallish. . Contemporary is not our favorite style, being a bit cold and uncomfortable; the chairs in the lobby were not very comfortable, but the mattresses in the bedroom were fairly comfortable. We got a junior suite for our size (tall people needing king size bed), thinking that there was a bathroom upstairs and downstairs, but were disappointed to find that the only bathroom was downstairs even though the master/king was upstairs....dangerous at night to go up and down stairs for older folks! . The furniture was functional but as I said, a bit cold...metal mostly, and instead of the sofa pictured on the website, there was a queen sized bed downstairs.,,which I am sure is great for a big family, but we really wanted the sofa.. The price for the space was better here than elsewhere, and it is rare to find a king size bed in Rome, so this was a plus...just wish it had been laid out more appropriately.

Hotel is very close to Vatican and restaurants and stores. It was modern and very clean. Front desk staff was very very helpful with recommendations for restaurants and other requests. Regular room for 3 people was a little tight. Complimentary breakfast had wide variety of food so people with different breakfast preferences had plenty to eat and it was all tasty. we needed extra pillow and blankets and hotel was very accommodating.

Great hotel, clise to the Vatican and metro. We were able to visit all the places of interest. The staff were very accommodating to any request. The complimentary breakfast was hot and cold with great variety. The room was clean, comfortable and we felt at home. The family room was a good space, we travelled with 5 people. The staff were very accommodating to every request. Even locating an extra rollaway bed. The welcome cocktail was refreshing. Thank you.

I changed our hotel that I had booked through Delta to Spring House in part because of location and part because it looked clean and nice. It was a great experience. We had 2 wonderful rooms, not huge but they worked just fine for 4 people in each room. Bathrooms were clean and open, staff was amazing. It's really close to the Vatican and we used the bus to get to other areas, but it was still close and convenient. We had the breakfast and it was really good, we loved their salads and bread at night and they even helped us arrange a shuttle to the airport at 3:30 in the morning, at an amazing rate. We stayed at 2 best western plus/premier on our trip to Italy and loved both of them, will look to use this as our go to Europe hotel in the future.

Just recently checked out of this hotel after a lovely visit to Rome with my family. I won't repeat what's been already said about the location, other than its conveniently located to some lovely restaurants and has a metro station close by. The hotel room was clean generally quiet. The usual amenities of a four star hotel are available and free water and wifi is a plus. The only issue with the room was it was incredibly hot and I found it difficult to sleep - even with the window open. I asked why the aircon wasn't working and was told it was turned off during this season. They offered to switch off the heating but the room still remained very warm. Overall all the service was friendly and always a friendly hello from the everyone.

This was my second time to stay at Spring House and I enjoyed it as much as the first time. It has been extended since my last stay and we had a lovely room in the new part of the hotel. I would highly recommend this hotel-the staff are all lovely and very friendly and helpful. The breakfast buffet is superb and there is plenty of choice and plenty of it! The location is brilliant-very close to the entrance of the Vatican Museum and there is a Metro station very near also called Cipro. I would highly recommend this hotel and if I get the chance to go to Rome again I will definitely be staying in Spring House! Thank you to all the staff for making our stay an enjoyable one.

This hotel was in a good location within walking distance to St Peter Square and shopping. It was in an area that we were not afraid to walk at night alone. The room was nice only the mattress and pillows could be better. Had a problem with the hot water a couple of days, but other that those two things it was a good hotel. Oh as normal the females at the reception area was much more friendly and helpful that the males.

This was our home base for our visit to Rome. Very accommodating service. Friendly and helpful staff. Our room was very comfortable. Breakfast buffet available along with a bar. Fitness center had enough for our stay. The hotel is also a short walk to 2 metro subway stations (less than 10 minutes) that will get you to just about anywhere you want to get to in Rome. Of course Vatican City is just behind the hotel.

For a city hotel this hotel is in an excellent location 5 mins from the Vatican, 5 min walk to the nearest metro station 5-10 min walk to the terminus for the hop on hop off buses. The hotel itself is great very clean staff are very friendly and helpful we only ate breakfast in the hotel but you get a hot breakfast or a continental breakfast, the room itself was very clean if there was any negative it would be the surrounding view. There are plenty of restaurants close by. We can't wait to make our next trip to Rome and use the same hotel.

Decided on this hotel because it was close to the Vatican and we were doing it early bird tour. The hotel was very nice, the beds were comfortable and the room was quiet. The room were small but we were out and about so that didn't matter much to us. The bathroom and shower were great. A superb breakfast in the morning. Staff was wonderful. I also had a driver from the hotel pick us up at the airport and that worked out beautiful. We arrived in Rome early in the morning so I chose to pay for an extra night to make sure we could get right into the hotel without waiting for check in. It was an excellent decision. Also the hotel gave us a late check-out which was very nice and appreciated.

If you need to stay close to the Vatican City, this location is perfect. Room rather small, but clean and comfy. Extremelly small elevator, suprisingly long check-in (why were there only one guy in the evening, doing check-ins, picking up the phone and doing a lot of other stuff?). Staff was friendly. Nice breakfast, but with poor coffee (yes, I expected something more from on 4 star hotel, especially in Italy).

I stayed here for one night and chose the hotel for its location, being 10-15 minutes walk from the Vatican. The staff were courteous and helpful and organised dinner at a local restaurant as well as a taxi to the airport for me. The single room itself was tiny - you couldn't fit two people next to each other - but it served its purposes and was clean and comfortable. Complimentary breakfast was very good and they also gave me a voucher for a free cocktail at the bar. Would recommend!

This hotel is in a very good location. Though the area is not "Fancy", the hotel is located relatively closer to majority of the important sights in the area. The staff in the hotel were very helpful and friendly. We stayed there for few nights and we only had breakfast in hotel. We as international travelers don't have equipment capable of using European electricity plugs, it would be better if they can introduce one or two universal plugs per room. 2. The buffet starts approximately around 7.00 . Considering us, as tourists, want to leave the hotel and go to see sights early in the morning (and to adjust the time difference in our own countries) it would be better if they can start the buffet bit earlier (at least by 6.30 am) it would be better.

Pros - nice breakfast, good air conditioning, clean room except for shower, nice linens Cons - mold and mildew in poorly designed shower, room not as described, smell, noise I booked a Queen Superior room which, according to their website, should be on an upper floor and have either a balcony or large glass wall windows. Our room #152 was on an upper floor, but did not have a balcony and the window was only the width of a standard door - not at all as pictured or described. I contacted my travel agent, but the hotel insisted that I was in a superior room. The shower had obvious black mold and mildew between tiles. It was also impossible to enjoy a relaxing shower as the water started to run onto the floor almost immediately. We used a towel to create a dam, which helped. I told the front desk - he acted like he'd never heard this complaint and offered to send up extra towels. Upon check-in the friendly front desk staff member said our rate didn't include breakfast, but we were welcomed to enjoy it at no cost anyway. The online description did include breakfast with the rate I paid, and I don't appreciate being treated as if she were doing me a favor. There was an offensive smell on our floor just outside our door. I think the staff's friendly and clueless nature was simply a way to avoid addressing a problem.

This is a little gem of a hotel. We were welcomed warmly by the very helpful reception team, good information, helped with taxi bookings and local knowledge. Our triple room was very clean and modern and plenty big enough. Breakfast excellent choice and really clean and attentive staff. The one criticism and I'm not sure if it's the hotels fault is the tourism tax. Not sure why we had two amounts debited on 18/9 &19/9 total €36?? The hotel is right next door to the Vatican but you will need the bus or taxi to get further afield for example the Coliseum. All in all a great trip, hotel reasonably priced so thank you would recommend ??

We stayed at the Spring House Hotel from September 10-15 and would recommend this hotel. It's located on a quiet street and is walking distance to the Vatican, St. Peter's square, the subway station, several bus stops, and lots of restaurants! We enjoyed our stay here. Our room was very nice and clean. We quickly learned that you have to put your room key/card in the slot by the door for the power and a/c to work! The bed and pillows were comfortable, our minibar was refreshed daily with two water bottles, and each night we had two packets of night cream waiting for us..... nice touch! Their bar, including coffee service, is great and open late. They have a garden area with covered patio furniture where you can enjoy breakfast, have a drink, or just relax. They have a sauna and workout room but we didn't use either during our stay. Their breakfast buffet is extensive and excellent! The staff here is very accommodating, friendly, and always greeted us with a smile! Thank you so much for making our stay in Rome so great! Note: there are two restaurants across the street that are worth visiting if you want something other than Italian food - La Cucaracha Mexican cafe and Maybu Margaritas and Burritos. Both good with reasonable prices.

We had a wonderful stay at the Best Western Spring House. The location is excellent and is only a couple of blocks from the Vatican and St Peters. The hotel offers an outdoor lounge for breakfast and cocktails. The breakfast offers many choices of pastry, eggs, fruit, and cheese. You can have espresso, cappuccino or American coffee. The staff are very helpful. The are many wonderful cafe's, restaurants and bars in the area. They do use Uber in Italy so if you want to line up transportation it is easy to catch a cab or call Uber.

We stayed at Best Western Spring House in Rome and can't say enough about the location and service ( they accepted our bags and deposited them in our room while we were out). The best part however, was the ample and diverse complimentary breakfast buffet offered. And for early arrivals and departures (ours was at 5 am) they still provided a nice selection of grab and go items. One block from the Vatican and quiet.

This hotel is in a perfect location near the Vatican. The rooms had complimentary coffee and tea. They had buffet breakfast and even served it early for a quick bite before going to the airport. So many restaurants and shops around. The staff was awesome. They were very helpful in whatever questions I needed answered e.g. directions, tours, shuttle service etc.. I will definitely stay here next time I come to Rome.

So on whose bucket list would Rome not be??!! One of the most coveted destinations in the world...Rome finally happened to us. Checked into this nice hotel called Best Western Plus Spring House. Located very strategically very very close to church St Peters Bascillica and of course the museum.... Hotel room was nice as it was a quadruple room and had sufficient space and storage. But the best part of the room was its balcony.....it was a lovely little balcony ... it was a perfect setting for a late night cuppa or just a lttle chit chat. Bathrooms were good and amenities were fine .... hotel team was nice and friendly. But for people who are used to Indian five star hospitality ... let me tell you .... there are no frills in the hotel and even the breakfast buffet menu remains same. I saw that in other cities of Italy as well .. so may be its some rule....don't know. However.... for its location hotel gets full points. In nutshell I had a nice time and credit for that goes to the hotel as well :)))

Vacationed in Vatican City for a week. The staff was genuinely welcoming. Catered to every need. Even provided information in the best restaurants and gelaterias in the different areas. Very accommodating with our schedule. Small breakfast provided very early when we had tours at 7 am. Rooms were spotless We included the breakfast buffet which was quite varied and tasty. Will certainly return !

Stayed here for a week for my work in Rome. For me to stay at this hotel was very convenient in terms of location and also the budget. When the stay is last her than a few nights, it is nice to have a hotel gym. A small but good enough to achieve my routines. The hotel staff were all very friendly and helpful. The breakfast had quite much of selections and was tasty! The hotel had a very nice terrace so it's good to have a cocktail or two outside at times. Their only lift was quite old and super tiny so I had to wait for long. This was our first visit to Rome. We spent 5 nights at the hotel. We stayed in one of the Junior Suites. Loved the layout of the room, really clean, so much space and the beds are so comfortable!!! There were a couple of small issues that came up but the staff were really helpful and sorted things out very quickly. The location is perfect for the Vatican being literally a 2 min walk and yet the hotel is quiet. Very nice breakfasts and even a small gym if you're crazy!! The Metro is very close too. If we returned to Rome I would have no hesitation in staying there again.

Check in and out went smooth and was upgraded. Staff would have a taxi for us within minutes. They spoke English and Spanish witch made communication easy. One day I left my cell phone in a cab and the staff got a hold of the company and had the driver return it with in minutes. Over all it as a great experience. FYI DON'T NOT TAKE BLACK TAXI (CAR SERVICES) FROM THE AIRPORT.

My husband and I spent 4 nights at the Best Western Spring House and were pleased with the professional staff and modern style. This hotel is extremely close to the Vatican and made for an easy location to travel around from. It is far away from the Colosseum but we were able to easily plan a walking excursion and got an Uber back to our hotel with no issue. Any concern or question we had was promptly addressed with staff and had no further issue.

Daniela and Paulo and all the staff, including Riccardo at the bar, made our stay just about perfect. With a top flight breakfast included each day, and a split level room with retractable sun awnings that pleased my stylish teens immensely, we all absolutely loved this hotel! Italian coffees started at two Euro right at the hotel bar and two metro stops, a selection of great restaurants, many fine gelaterias, and major attractions begin as soon as you step out the door. I'd recommend this place to anyone.

Can't say or praise this hotel enough! First of all great staff, friendly, attentive, welcoming and very efficient. Special thanks to Paolo and Stefano for always being so helpful and kind to us during our stay ie. making change, directions, suggestions for restaurants, help learning Italiano, etc. All the staff were just as good! Rooms were always clean and comfortable and maid and room service very good. Can't beat the location for access to Vatican and St. Peters, good restaurants and shopping! If you had to go out of the area the Metro and closest bus stop was a very short walk in a very nice quaint area. We would go back to Rome just to stay in this hotel (not really but you get the idea). The complimentary (for us) daily breakfast was overall excellent, great variety to please anyone, especially baked goods, but everything like fruits, eggs, meat, cheese, and cappuccino too!! After leaving to go home, we actually missed the hotel, when does that ever happen! Grazie mille Best Western Spring House and can't wait to come back!

Our horrible experience with this hotel started from the moment we checked in. We had 5 people in our party and two rooms booked, but we were only given one key to each room. Not only were we not given rooms near each other as we had requested, we asked to have at least two keys made for each room, the hotel staff rudly told us that they didn't have enough available and made it seem as if we were hugely inconveniencing them by making this request. The poor service of this hotel did not end with that experience. That evening, half of our party staying in one room was kept awake for hours by loud chatter and noises coming from the patio of the hotel, it was so loud we could have had a full conversation with the people on the lower patio from our room. After a long day of travel, we kindly waited till 11pm to see if the hotel would do something about the noise, but nothing. After calling down to the front desk to complain becuase no one could sleep due to the noise, all the staff had to say was that the bar closed at 12am, no apologies or assistance. After a night of no sleep due to the loud noises, we woke up to a pool on our hotel room floor. The entire room had flooded soaking our bags, clothing and anything else that was not elevated onto a bed. After panicking to pick all our stuff up off the wet floor we called down to the desk for assistance saying our room was FILLED with water, and they send up a young boy with a single towel to clean up a room full of water. We had no help from the hotel moving all of our bags out of the flooded room. into our other family members room. When we returned from our Vatican tour which we were late for because of this incidence, the hotel staff gave us more trouble when we tried to switch rooms. The staff had one other room which they said we could switch to but we would be charged for the night in both rooms. They told us that the problem was our own because calling the front desk about the incident was not enough to alert the hotel about a problem. The staff did nothing to apologize about our damaged stuff. After deciding we wanted to change hotels and be done with the rude service and poor sleeping conditions of this hotel, the staff wouldnt even consider talking to us about our options of refunding or reduced rates and said that these types of complaints were something they had not heard about before yet they responded to the SAME type of complaints of flooding and noise just weeks prior on trip advisor. All in all, DO NOT STAY HERE it will ruin your families vacation.

I have mixed feelings about this hotel but decided to round up to 5/5. This is the first time in my life that I have requested a room change. We were very pleased at how easy it was to find this hotel. It's about a 5 minute walk from the Cipro subway stop. We arrived in the late afternoon. I noticed a little whispering between the front desk clerks as we checked in and were assigned Room 104. I asked the clerk to repeat the directions to the room as I thought she said it was on the ground floor - turn before the bar. When we arrived in "the room", it was very bare and its only window was about 9 feet up on the wall. In addition, it was right off the bar/breakfast area. We went back to the front desk and requested a different room as this was a 4 night stay and what we were assigned didn't even seem like a hotel room. After some hesitation, the front desk clerk said he would see what he could do and asked us to have a seat in the bar for a welcome beverage. I was skeptical this was going to turn out OK but he eventually came with a new room assignment on the 1st floor (US 2nd floor). The room was directly over the lobby. It didn't look anything like the pictures on the hotel website or the pictures provided by the hotel for Trip Advisor but we were basically happy that it was better than the first room. There was no loft or outdoor space as shown in the pictures. The bed was comfortable but there was a lot of street noise due to the window not sealing properly. We have traveled in Europe and Japan quite a bit so we are used to small rooms but this was possibly the smallest shower we've ever had in a hotel room. Anyone with mobility problems or a little bit of size might have problems maneuvering. Again, it didn't look anything like the pictures on the website. There was only 1 outlet that was easily accessible (there was a second under the desk) so we spent a lot of time changing around devices to recharge. One good point to the room was a fridge with complimentary sparkling and still water that was replenished each day. Based on the room, we were underwhelmed by this hotel but the breakfast experience brings it up a notch. The buffet is excellent and has lots of selections. I especially enjoyed the pastries and all the fresh fruit available. The coffee cakes are a nice addition to the usual European style breakfast. We enjoyed eating our breakfast in the outdoor terrace. We were lucky enough to have Kim working hard during our stay. He checked our coffee supply regularly and made sure we had all the caffeine we needed for the day - served with a smile each morning! We didn't have any meals at the hotel but did enjoy a drink on the terrace on our last night. Our server was so sweet (wish I could remember her name) and the limoncello was a perfect ending to the evening. The location is excellent for visiting the Vatican Museums. It is less than a 3 minute walk to the entrance and there are lots of small, local restaurants nearby. St. Peter's Square is less than a 10 minute walk so it would be an excellent location for anyone attending a morning mass. In summary, the hotel itself was less than we expected based on the pictures but the breakfast and the location saved the stay.

We really enjoyed our stay here it was close to the Vatican and easy walking distance to the metro , our room was very clean the only thing we really didn't like was we were on the 1 st floor which felt like like we were in a basement very dark and so many steps fell a couple times trying to get to the toilet at night our second stay in July we had the same room but the second floor and that was much better.

This is our 10th visit to Rome. The best western is situated next to the vatican ( 10 min walk). Its rooms are a reasonable size for an italian hotel and they are clean. My wife and I walked from the hotel to the Pantheon, Trevi fountain and Spanish steps and returned to the hotel within 3.5 hours. Bit tiring but great exercise. The area has several restaurants and a goid supermarket. We would definitely stay here again as it is quiet and handy.

This is a Best Western, which means it has the standard of quality traveling Americans might expect in a hotel. The rooms are neat and clean (a bit small) as are the baths. The staff was very helpful. The breakfast was enormous. The location near the Vatican Museums entrance is convenient to the Museums, to the Metro (the Cipro stop) and to the Via Candia, Via Ottaviano shopping area. The stores here are quite good - chic and inexpensive. I would rebook.

Hotel is nice, affordable no frills option for short 3 day stay when touring Rome. Literally just around the corner from the entrance to Vatican Museum and easy walk to St. Peter's. Walking to many of major tourist spots is possible. Relatively quite spot given proximity to Vatican. Nice outdoor patio for visiting with friends/family if traveling with a group. Good WiFi service. Room was very clean and comfortable. Bathroom is very small but typical for large city hotel. Included breakfast was good and cost/timing saving option during visit - better than typical US hotel options. Staff was friendly. Would stay here again.

I chose this hotel because of its close proximity to the Rome sites we wanted to see. From the internet pictures, honestly I wasn't expecting much. But we were so pleasantly surprised how big and nice it was. The staff was incredibly friendly and helpful and the room on the top floor was comfortable and modern and newly remodeled. The bed was big and roomy and had robes and slippers provided too. So nice after a day of lots of site seeing! If I go back to Rome - I'd love to stay there again!

One night the air conditioning blew warm air. Keep in mind that Rome is Deep South Humid so I didn't really sleep. The problem was fixed the following day so that left room for the hot water to go out after a long and hot day. That took two efforts at fixing it and one hour. Fixed. Great! My last night there the shower drain backed up. In under five minutes the bathroom floor flooded because the shower floor was flush with the bathroom floor. Naturally water went into the actual room. That got fixed and I finally fell asleep. But the next morning I called Travelocity because there was no way in hell I was going to pay for all that trouble. Turns out that they couldn't help. They called and emailed but Best Western didn't care. Bottom line, their hotel room sucked.

We just finished a 5 night stay - 2 adults and 2 teens in a standard quad. One “queen” bed and one “queen” pullout. The pull out was actually very comfortable! We were supposed to have 2 twins- they offered to switch our rooms but my husband and son had already settled in so we just stayed. The room was tight but we weren't there much... we were in Rome!! The breakfast had a variety - eggs, waffles, pancakes, cereal, fruit, cake, bacon, sausage, rolls, great way to start the day!! The location was outstanding- literally right around the corner from the Vatican, great places to eat nearby, some shopping, and a small grocery store- we also found a laundry mat right around the corner (we dropped our clothes off and picked it up 2 hours later all folded and ready to go )- 3 loads for 30 euro! Spendy, but worth it- right moms? - we are on vacation too! See card below. There is a small gym my son used - not great but good enough and a sauna we did not use. The bathroom is small but the water pressure is awesome. Small fridge to use. We ate at the restaurant for lunch and it was ok and reasonably prices for weary travelers who just arrived. We couldn't check in until 3 but they held our luggage. The front desk was always willing to help with directions, calling a cab, etc. We had a very quiet stay contrary to other reviewers- they must have had noisy neighbors! Some of the lobby furniture is a little worn. Our room was always meticulously cleaned and done early every day! Close to subway as well- easy walk! Great stay and would recommend! We also recommend Lemon Grass Gelato and the Trionafali Market around the corner!

Good stay...they arranged pick up at airport but car failed to show. Called hotel at 1 am and they worked with us to get transportation from the airport. Not there fault but worked to make it right. Breakfast was great. A lot of variety and well prepared. Location was great. Vatican was right around the corner. Staff was very helpful with public transportation as buses were in the middle of a strike. I needed a wheelchair for my wife and asked where I could rent one...I was surprised that they offered me one owned by the hotel at no charge. When leaving for the airport they made sure we had transportation and worked a discount. Will stay again.

I stayed a week at end of May. Staff all nice and professional. I had a Superior room with a Queen bed. The size of room was adequate. The room was very clean and the bathroom was a good size. Breakfast area was nice with typical Continental offerings. The staff at breakfast were very nice and efficient. My air conditioner was very noisy and leaking water. Took two visits in two days to fix but it was fixed. A major negative for me was the excessive noise both from the street as well as noise from other rooms. My room faced the street in front of the hotel and noise coming from outdoor seating of the Mexican restaurant could be easily heard in the evening. Also the rooms do not have carpeting so you can easily hear your neighbors moving chairs or tables across the floor. Suggestion is to carpet the rooms or put pads at the bottom of chair and table legs. I used the gym a couple of times and it was nice to have that available. If you're not easily affected by noise then this might not be an issue; if you are then you might consider a different hotel.

I'm staying at this hotel right now, this is the second night. The first morning my husband and I were woken up by slamming doors and could hear the family next door showering and flushing their toilet. The second night guests can be heard slamming doors and talking really loudly until 1am. Again, conversations and people walking around, flushing toilets, plugging plugs into sockets could be heard clearly. Avoid if you are bothered by these sorts of things!

A modern hotel with few frills. But clean and quiet, with comfortable beds. The Deluxe room I was in had two floors, and glorious big roof windows which flooded the room with light when the blinds were opened. A 10 minute walk to the Vatican City and St Peter's Square. And a 30 minute walk along the river (safe and beautiful) to Trastevere, with another 5 minutes over the bridge from there seeing you in the ancient heart of Rome. If you only use your hotels to sleep in, then this is an ideal choice.

I actually expected a bit more from this hotel seeing as it was a best western but at the outset the staff seemed almost confrontational when asking them about booking a double room. Pro-tip, if you want anything but a standard room please include details in the comments when booking the hotel through sites like booking.com as the hotel was clearly not equipped to handle the request for 2 twin beds. The breakfast was fine, nothing amazing with the standard assortment of food that you could probbaly get anywhere. I booked this place mostly for the convenience of its location to the Vatican and it was indeed very much walkable in the morning there. There is also a train stop relatively close by as well so it's easy to get in to the city center and move around through the metro lines (just keep a check for when the last train is). As an aside, if you're going for the Vatican book the cheapest tour-group you can so you can get expedited entry in and then just sort of go and see things on your own as the quality of the tour groups is variable and the cost sometimes exhorbitant.

Wow. Surprisingly nice hotel in the centre of Rome. Close to Vatican and subway to various attractions. We got a free upgrade to a suite. The room was nice and unique being underground with skylights. Easy for a family of 4. Breakfast included but not amazing. While the rest of the hotel was extremely clean, the breakfast room was a little dirty. Would stay again however!!

Travelling with Rugby friends for the biennial Italy v England match this was our choice of hotel for the four nights we were in the eternal city. Hotel is not that imposing when first approached, however it is a hidden delight. Almost abutting the Vatican City Walls, (the Vatican Museum entrance is not even a stone's throw away) but being on a side street off one the main routes around the Vatican there is not much traffic noise to disturb even from the rooms overlooking the street. Hotel staff more that accommodating when asking for information on where to dine, or ordering taxis etc. The hotel is a short walk from the Metro and with a daily ticket only a short hop from all of the attractions you could care to visit. Rooms are more than acceptable, rooms with Baths are slightly larger and the better choice, however our rooms were fine. All equipment worked, the one blown lamp was replaced in minutes on calling reception. The restaurant is fine, we used it on the day of arrival as we had been out exploring and were too tired to go out again, the British view of be sitting down to dine by 8:30 is not the Roman way. The menu is limited but all the food chosen was good enough and the service from the waiting staff was excellent. Breakfast was more than expected and the addition of Breakfast as a free of charge extra was made full use of. Food was a mix of continental and “English” but there was plenty and the dishes were constantly replenished. The reception team were always welcoming and even proffered hotel umbrellas on the day we headed out into the rain. We considered the hotel more than good value for money, there was little that could be done to improve the service we received, physical restrictions on space meant the lounge/bar area was quite small but as we only really used this for a night cap having been out in Rome. We intend to revisit in 2020 for the next match and tick off some more of the sites we could not cram into our 3 and a half days of sightseeing and half day at the match, and this will be our preferred hotel.

We stayed here for three nights and it was a pleasant stay. The rooms are small and the bathrooms tiny but well kept and clean. Great breakfast and the staff was very friendly and helpful - they booked all our tours for us at no charge. It is extremely close to the Vatican museums, a couple blocks. The Subway is an 8-10 minute walk -not far. If visiting Rome again, I probably would stay closer to city center for ease of mobility. With that said, this was a great option and if needed, would stay here again. We chose this hotel as we there was no availability with good reviews around the city center.

What a great surprise! Excellent staff and very clean rooms with large beds and refrigerators. Yes the showers are super small but the water temperature and pressure are excellent. The breakfast in the morning was also outstanding. This place is like 100meters from the Vatican walls and probably 3 minutes from the entrance to the Vatican museums. I would definitely return!

We stayed in a three single beds room. The staff of the hotel is amazing. EVERYONE is always smiling, very polite and trying to provide the best service. It is something I have rarely experienced in a hotel ! The room was big enough for three and beds were comfortable. Some will find the bathroom a bit small, but isn't it understandable for a hotel in an European capital city plus so close from the Vatican ? Everything was really clean and tidied really well every day. The breakfast buffet, diner and bar service were really nice and once again, the staff was busy making everything perfect with smile ! The only negative point I can mention is the thin wall between the room we stayed in and the next one. We haven't been really bothered by the noise during the stay and we slept really well, but loud conversations or kids playing can be heard. Overall a really nice stay and hotel and congratulations to the staff for its kindness.

Can not fault this hotel at all! Had a excellent 4 days in Rome and the hotel was a brilliant base. Nothing was too much! Rooms were cleaned everyday, breakfast was superb, staff were very helpful and friendly, had dinner in the hotel one night and it was really nice and it was in a excellent location for all the bars , restaurants and the Vatican . We also had some lovely complimentary drinks on arrival. We stayed in the superior rooms and they were lovely and modern

The room was very nice but no bathroom upstairs and quite an experience during the middle of the night. However the experience at this hotel was very nice. Proximity to sites was very close, grocery casino and restaurants nearby. Breakfast was amazing enjoyed very much.

This hotel is very nice once you walk thru the front doors. At initial arrival I wasn't so sure as surrounding area is run down but it is like an oasis in the desert. Very clean and modern. 2 minutes from the Vatican wall and walking distance (a good walk) from other attractions. Rooms are small but expected. Bathroom towels lacking a little in size but managable. Breakfast for 1 euro a day/person a big bonus. Staff was very helpful and professional when needed. Would recommend,

Spotlessly clean, happy friendly staff, good food. Luca the barman was fantastic. Very close to the Vatican and not far from Ottaviano metro station to central Rome. We stayed in a quadruple family room which was over 2 levels so the teenagers had a little separation from us. Only minor gripe is the dining room is too small for the size of the hotel so had to wait for breakfast. The staff did keep us updated while we waited though.

Hotel about 30-40 minutes from Rome (FCO) Airport. We stayed on the 3rd floor overlooking a busy front street which is noisy. The room wasn't spacious, compact and no AC. So it does heat up quickly and if you open the door it's noisy. The room is okay to stay in for a couple of nights, it has a mini bar fridge, safe, and a comfy bed. The shower is very small, I have added a picture to indicate the opening which is no wider than the length of a toothbrush!! The staff are very friendly, helpful and polite. The breakfast is include in the price and it is adequate and varied. It is clean and tidy. Beds and towels changed. Overall an good hotel to stay in for a short city break but I wouldn't like to stay in the very small bedroom in the hot summer. Thank you to the staff.

The hotel is extremely close to the Vatican museum and St. Peter's Basilica. The metro stop is just a few blocks away to get to the other major attractions in the city. Also, there are numerous restaurants within walking distance. There are also a couple of markets close by, where we purchased soft drinks and snacks for consumption in our room. The hotel is modern, well maintained and our room well equipped. We even had a king sized bed, which is hard to find in Rome. The breakfast buffet was well stocked with a variety of choices, everything from bacon and eggs to fruit and yogurt. We ate dinner there a couple of times and that food was good too. The service in the restaurant/bar was exceptional, especially Ricardo. The front desk staff was friendly and helpful. I would gladly stay here again.

My friend and I stayed here for a week vacation in Rome. This hotel is in a great location. It is a 5 minute walk to the Vatican, 7-10 minute walk to the train station. There are plenty of restaurants around and some small markets to grab water and food. The beds are comfortable and the hotel is clean. The staff was helpful.The breakfast at the hotel is a standard hotel breakfast, cereal, bread, coffee, fruit. Would stay here again.

This hotel was a choice we made from the Delta Vacation site. We chose it for its close proximity to the Vatican and the Vatican Museum, both within walking distance. The rooms are extremely nice, service was excellent and the food was very good. In fact Riccardo, the evening waiter was excellent. Very friendly and helpful. It is close to the Cipro metro station, a great Mexican restaurant just across the street (only open for dinner) the Gelateria Millenium, for gelato, including non-dairy, and a great restaurant next door. All in all a great location and staff.

Our first time in Rome, we stayed in this hotel. the Staff are lovely and very helpful, they upgraded us to the suite as it was our first time staying in the hotel. The staff recommended us places to go ( which were great) and told us the best way to get to all the attractions etc. The hotel is very central - about 2 min walk from The Vatican Museum, there are lots of restaurants near by and the tube station is about a 6 min walk- in which you catch the tube to the other attractions - colosseaum, trevi fountain etc. The suite was gorgeous! perfect for a two night stay, has everything you need.

I was here 2 nights for work end of January. We paid 81 Euro per night, so I was expecting a bad place since this is what most cheap hotels charge nowadays. the beds were clean, firm they had nice sheets, the room was pretty big with a good sized TV (with USB/HDMI). the bathroom was tiny but I loved the 8 different shower head massage options. the bidet was not really usable since it was too close to the room. the bar and breakfast was lovely, the choice of food was enormous, eggs, bacon, different breads, musli, cakes, coffee, tea, croissants, waffles, American pancakes. really good choice. the gym was tiny, 3 cardio machines, free weights (up to 4 kilos only) and one other machine. The sauna you had to pay for, so I didn't try. only downsides, they were renovating the 6th floor, the noise started early mornings, yet the hotel was no way near fully booked. they should have given us a 2nd/third floor room instead.

Had three nights here over a rugby weekend. Great location near the Vatican, we had rooms 105 / 106 / 107 which were all at the back and very large etc. Staff were always very nice and helpful, breakfast was a large buffet and had plenty of choice. Definitely worth a visit.

We were a party of 6 travelling to Rome for the First match of the 2018 Six Nations Tournament. Not our first trip to Rome so a lot of the guessing was gone. I booked the Best Western Spring House some time ago (7 Months) and it appeared to be the best I could find for the budget we had in mind. I had read some of the reviews on Trip Advisor so I was a little worried about some of the more scathing reports. We arrived at the Hotel at Mid-day and were told the room wold not be ready until 3pm. We were fully aware of this so not a problem at all… we set off and found some lunch and returned at £pm. Our room keys were ready and our bags already transported to the room. All 3 three rooms were well appointed and immaculately clean. They were very modern and the Bed was King Size…. Just before we left reception the receptionist stated the Mini Bar in the room was complementary… we had a quick look not expecting much but …. Wow… we had a fully stocked fridge including a small bottle of wine… The rooms were cleaned and remade daily as was the Fridge! Breakfast was included and was more than adequate… however the bacon, sausage and scrambled egg , was only kept luke warm… but we are used to that when travelling…. All the staff were very helpful and could not do enough for you. The only adverse comment I have about the Hotel was the Bar area was very small for the size of the Hotel and their guests… and the leather bound chairs had seen better days and urgently needed repair/replacement. Overall this was an excellent Hotel within 200 meters of the Vatican… all of Rome was easily accessed from the Hotels location. I wold have no hesitation in recommending this hotel to anyone young or Old! Well done Best Western Spring House!

I booked this hotel based on the "value" for upgraded room price. My booking clearly lists "Superior double room" & Wenger I hot was a room worth 2 twin beds, barely enough room to open a suitcase & still walk around, and a nice bathroom. What I thought I was booking for the UPGRADE on TripMasters.com was not what I walked into. This is the 3rd tine this has happened to me using tbeir travel site , so shame on me for allowing them to slap me upside thge head AGAIN! The staff at Spring Hill is extremely friendly, the rooms are small but clean & the bathrooms are nice. Other than the price upgrade, I would recommend for a night or two if wanting to be near the Vatican.

We came here for a long weekend, including a return visit to the Vatican museums, which are just around the corner, so you have a head start on the queues. The room was comfortable and clean, and breakfast was excellent, though we were disappointed at paying extra for a capuccino from the bar. Have been to other places where it was taken for granted. Lots of shops, restaurants etc in the area,m which do not totally cater for tourists so choice and prices are Italian. Would definitely come back next time we are in Rome.

I would have given a 5 star but our Expedia booking limited us to 3 people for a 5 person room. We contacted the hotel and everything was OK- even on checking in. But the next day our electricity was cut off and we were told we had to pay an extra 360 Euros for the 2 additional people- not a classy way to communicate. We paid and everything else went very well- great breakfast, clean rooms, nice amenities like a fitness center and spa. Our room had no windows but there were two skylights. There was also no furniture but a small table and two chairs- not much for 5 people. There was an additional charge at the end for a per-person-per day tax by the city that we did not expect so be sure to factor that in.

The hotel is in an excellent location, very close to the Vatican itself. The staff were very helpful and friendly from start to finish. If you need any information on visiting the Colosseum ect ask at the front desk. The room was small but very cosy and it was well heated and kept to an excellent standard of cleanliness. I would highly recommend this hotel for couples on a short trip to Rome! Besides the hotel, do not take taxi's in Rome, they are a complete rip off. Ask at the front desk about the metro, it is very close to the hotel.

We were attracted to this hotel because of their 2 level suites which worked out for our family of 4. Rooms have 1 double/queen pull-out/futon on main floor with a small round table and 2 chairs. Upstairs is a California king sized bed. Nothing else in the room (s) other than a small fridge and coffee/tea supplies. There are no windows but rather 2 skylights 10 meters high that have blinds. I can't help but feel like I am in some sort of cell or chamber...... Many TA reviewers have raved about the breakfast which is frankly, just ok. We were coming from the Marriott Munich which is fabulous compared to this. Cold pancakes and waffles, a bit of fruit, some cold cuts and cheeses and lots of cake. The best part of this hotel is the location right near the Vatican Museum. 10 minutes at the most. The lobby is small and the hotel sits on a small street walking distance to a metro station (Cipro). All of Rome is nearby. Also found some grocery stores in the area to grab some snacks. Unfortunately the mini-fridge is full with items I can buy - which leaves little room for my own (cheaper) purchases.. We were given vouchers on arrival for a welcome drink at the bar. Very nice. The welcome drink turned out to be a glass of fruit juice. Not so nice after all. We have battled small fruit flies or tiny gnats the first few days in our room. I can't say that I would rush back here the next time I am in Rome. Just feels a bit weird....

So we planned a visit to Roma cause we were there many years ago. It was kind of reunion. We also wanted a hotel for a good price, comfortable and in a good location. This one was the best choice we could do. Staff at the reception was so friendly and they adviced as many places where to eat or where to go. As for our apartment, they gave us a big one, there was a lot of space, everything was modern and the beds were so comfortable. It had one extra floor which was kinda cool. I loved this apartment. The breakfast was also really good! There was a lot of food to choose from, like fruit, Italian sweet things like cakes, eggs, bacon, juice... EVERYTHING! And one of the best thing is that it is located near the metro station (about 5-10 mins) and the BEST is that you live next to Vatican. Only thing I didn't like was a little bit of noise in the late hours, probably from a spa under our rooon. Other minus would be for an air condition cause it was probably broken so I could manage it but nothing serious or disturbing at all! There are also a lot of places where to eat Italian cousine. If you wanna really good hotel in Rome for a really good price, this hotel is right choice!

This nice hotel has a quiet location, in just minites your in the Vatican and it also is nearby luxurieus shops. The rooms are very clean and there is enough space, there is a fridge and daily 2 botles of water. Most of the rooms have a balcony, ours had a view to the basilic of St.Peter. The breakfast was 4 stars, and Supper 2,5 stars. The Italian staff where very kind and helpful. We have been to Rome 4 times now, and this was by far the best hotel for us.

The location was absolutely the best - next to the vatican city, close to the metro and you can still walk to the city center. Very friendly staff, good breakfast, comfortable room. The sauna and relax area were really nice as well. The only minus was that sometimes we were able to hear the guests from the room next to ours.

We stayed 3 nights and had 2 rooms a double and twin for our teenagers. The rooms while quite small but were very functional - beds were on the firmer side and they have a pillow menu which I appreciated. Modern fixtures and fittings. Close to lots of eateries in easy walking distance (200 meters or so) to the metro and only steps away to the entrance to Sistine chapel which was fabulous. Gym was ok you could get a workout in for sure. Modern equipment. Breakfast buffet exceeded expectations. Only downside was shower cubicle size. My husband is a 6ft big muscled guy and it was hard for him to fit in the shower so if you're in the larger side be warned!!!i would totally recommend staying here

We took the Junior Suite which has 2 levels, and sleeps 4. There is one bathroom cum toilet, kettle with tea coffee, mini fridge, safe, tv with an English movie channel. The design of the room however is not user friendly and we find ourselves knocking into things easily, bathroom racks not able to hold small hotel-provided shampoo bottles, water not draining from sink etc. The breakfast is very good in terms of variety. The location is good in terms of access to Vatican Museum (but entrance to St Peter's Square and Brasilia are much further away), 2 supermarkets and self-service laundromat (called Onda) all within 5 mins walk. There are many food options nearby plus a few Chinese restaurants too, and slightly further maybe 10mins+ walk BK and McDs. We tried Feida which is not bad. We walked everywhere in Rome except when we had to go to the Colisseum and Termini station.

My trip was amazing from start to finish. This hotel is perfect location and offers all you need for your stay. On arrival the only dissapointment was our room allocated. It was a big disapointment. It was so dark and small it was not the room I had booked my heart was gutted and annoyed as was late not what I had imagined. But after telling reception the staff the next day we changed rooms .No fuss or hassle was made but really cheered me up and very delighted with the room given. With a lovely balcony up high away from noise we had a beautiful view down the street which on my birthday my 40th popped some champagne was lovely to take in the views fresh air . The hotel offered a plentiful breakfast hot & cold food on offer. english breakfast or continental cereals croissants etc. Nice seating areas and clean. There is a bar aslo if wanted refreshemnts in eveing. The location is perfect. Just outside the main area although still walking distance can easily walk pretty much the whole of Romes attractions. Im not fit by any means but walking through the city you can walk from Castle Sant' D Angelo to the Vatican to hotel easy maybe 20mins. Past and through all attractions, Pantheon, Colloseum, Trevi Fountain etc. The hotel is in a quiet side street. Around the corner about 5 min walk brings you to The Vatican & Sistine Chapel . We was lucky as an appearance from the Pope was great! Now for all attractions expect ques! As we stayed in mid novemeber the weather was cooler but stil sunny which I feel is so much nicer than walking around satnding in ques in blistering heat! There is not much shelter or shade when queing and for some up to 2hrs is along time standing in heat. Any way we also bought prior to our trip on line a "Roma Pass" Its easy to follow and once sent to you via post it gives you all the information required for your stay regarding tours , buses, even a map and where to go once you get to Rome. The Roma Pass saves alot of hassle, que jumps and saves money on attractions. I think it offers different prices which gives you entry to places you want to see. There is offices sited on the map which you need to go to once settled where you choose when what times etc and what attractions you want to see, they arrange meeting points at the office which they then take you PAST the ques straight into your choice of attraction. At busier times of year expect a small que but in november we walked staright in! From our hotle one office is 5mins away by the Vatican. Big signs up in corner so easy to find. You get given tickets which also allows you to jump on and off the tour buses which go all around Rome. Dont need taxis at all. We had a lovely Italian meal in a side street right near the hotel, was so cheap and authentic. On my actual birthday we went into The Pantheon area for a meal. Food was lovely but expect to pay alot more compared to surrounding areas. Like any city has its more expensive areas, but was lovely to sit outside with fir lighter heaters and watch what was going on around. My trip was amazing absaloutly love Rome. My brother came whom was not the slightest bit interested to start with but came away amazed by the architecture and sights!

On arrival we where met by a nice gent on reception got sorted very fast. Our room was on second floor a double bed an sofa bed rooms are average size with table and coffee and tea making available. Toilet was ok in size but the shower was tiny could barely fit into it and close doors ,the walls are very thin as u can hear any noise from other rooms. The breakfast was good selection of bread,cakes, eggs, bacon ,tea coffee.,etc.The hotel is very clean and bright and in a good location only ten minute walk to vatican city. Plenty of shops and restaurants around hotel and not noisy at night. Over all i would stay here again but in a bigger room. The staff are great and helpful.

If you're planning on a Vatican trip, this is a great location. You can see the outside walls of the Vatican from your balcony, if that gives you an idea how close you are. The room was modern and clean. Service from staff was excellent. I had contacted SHI prior to arrange a car to pick us up at the airport, and they handled it beautifully. One might think that's a small thing for them to do, but it would have been overwhelming to me to locate a taxi and getting them to understand where I was going. They also arranged a car for us when we left to take us to the port for our cruise. Everyone was friendly. The breakfast bar was always well stocked and a great way to start your day.

The location of Spring House, on a scale of 5, is actually a 6. Really, really handy to the Vatican Museum. In fact, the meeting location for all Vatican Museum tours is just around the corner from Spring House, about 2 minutes away!! Plenty of restaurants are within easy distance. The Cipro subway is about 5-10 minutes away. The breakfast is fine, although In Rome, not just Spring House, it seems popular for bacon to be served with a great deal of grease. Yuk! (That's the only criticism of the breakfast. Everything else is fine.) The Spring House worker named Guilia was a sweetheart. I'll skip the usual comments on small European hotel rooms and showers. Here's the kicker: The air conditioning vent in Room 122 blew directly on the head of the bed!!!! And on your head all night!! And the A/C blew all night!! There's no individual room controls. It would have worked if I had a knitted hat to wear all night to protect my head. As it was, it worked to a certain extent to cover my head with the sheets and blankets and sleep underneath. I chose this place for the location and for what looked like the quality of the breakfast. It was in reality a mixed bag.

I took a group to The Best Western Spring House. It was only a short walk to The Vatican Museums. You had to walk up several steps to get to the entrance of the Museum. The Hotel was clean and modern, except my room. The breakfast was good and served beautifully. The hotel was fully booked. My room the first night had what appeared to be mold along the walls next to the bathroom. I had difficulty breathing and had to open all windows. Because the hotel was full, I had to stay in that room with my group. If I hung my head out the window, my breathing got better. It was a LONG night. The next day they moved me into one of their best rooms. It was a lovely 2 story room. All of my guests loved the hotel and were happy with it.

The rooms were clean, but there was mildew on the shower floor. The rooms were very basic and not what I was expecting for Rome. It's close to the Vatican, but far from most other sightseeing and not in the best part of town. Lots of graffiti everywhere and not within walking distance to most sights.

We had a pleasant stay with this facility. The hotel is located very close to the Vatican City which was our aim. It's about 45 minutes drive from FCO Airport (without traffic) and walking distance to many touristy places. Our stay included breakfast and one bottled water, free internet (inability to connect at times). There were 4 people in our group and I expected a bigger room because it's supposed to be a family room when I booked it online six months ago. It's a regular room with a fold-out couch. It was pretty cramped. The cleaning staff did an amazing job with our room each day. I'm disappointed that upon booking and check in I was not informed about a 4 euro per day per person charge which totaled 64 euros for us. I was only notified about this fee when I was checking out and the front desk person asked for my credit card.

My daughter and I took a long-awaited trip to Rome, Italy to celebrate her graduation from college. I'd saved up since she started school and she chose the Best Western Spring House because it was close to the Vatican-our main visitation spot-and it was affordable. We couldn't have found a better place to stay! Our visit took place from July 10-July 14, 2017. The staff was outstanding-Daniel and Alexa Stage were beyond accommodating. I realize that it can be frustrating to have tourists ask many questions and can potentially be annoying. We know we did indeed ask quite a few, but hopefully presented ourselves as respectful. Along with the other staff who worked from time to time while we were there, these desk staff assisted us in transportation back and forth to the airport (our luggage was left behind and we had to get it ourselves per the airlines), guided us with directions, pointed out places that would enhance our trip, and overall were just nice folks. In addition, our room was just right! It was always clean and neat, the accommodations were perfect for our stay, and the breakfast was more than we could ask for when given a continental meal. The hotel's location was great-in walking distance from the Metro, the Vatican, and many great restaurants and shops. I would highly recommend Best Western Spring House to anyone headed to Rome!

This hotel enjoys a great location to the Vatican Museums and has many restaurants and shops within walking distance as well as a Metro close by. I cant give it a 5 rating due to the attitudes of the reception staff. The breakfast was fine and its staff were friendly. We also didnt receive a package until 24 hours after its delivery. I would recommend but I m not returning.

This hotel is a perfect base from which to explore Rome. It is a short walk away from Vatican City, with easy access to the metro for sightseeing further afield. The hotel is clean and modern, with decent sized rooms. Breakfast is very generous with excellent coffee and pastries as well as a good selection of hot breakfast options. The hotel staff are very welcoming, and invite guests to start their stay with a welcome drink in the garden. It's a perfect retreat after a long day sightseeing and a great place to unwind. Lots of local restaurant options and a supermarket close by, all of which seemed to be more local places than tourist traps!

Just got back from a two night stay in Rome and my family of four stayed at the Best Western Spring House. Upon arrival we were asked if we wanted to upgrade our room to a suite for $15 per night, we accepted and so glad we did! Our kids had two separate beds in an upstairs loft and we had the bed next to the washroom. It was great to be together but to still have some space. The washroom was large and functional and there were two TV's in the room and a wonderful sky light window that we were able to open and close. The staff is really excellent at this hotel. Especially Paolo who helped us booked our tour to the Vatican, recommended two great restaurants and assisted us with booking a taxis. I would definitely stay at this hotel again the next time I go to Rome!

The staff were very helpful and know the area well and how to answer questions. Paolo Colasuonno,front desk, Romina Di Marzio, Front office manager, and Daniel, front desk were fantastic!!! We stayed there two different times on the same trip. The only problem was that all the rooms we saw and/or stayed in were different and sometimes in same category. would stay there again.. Great location & nice restaurant! Good breakfast.

A friendly welcome from check in staff and the hotel was spotlessly clean. We had a quadruple family room on the 4th floor with 2 single beds & a king size sofabed with a very comfortable mattress. The room was a good size for a city room with good facilities - minibar (complimentary bottle of still & sparking water) & safe. We found the sofabed hard to get in and out of due to the location of a pillar on one side and the wall on another. Breakfast was very good, but lots of choice both hot and cold buffet which was constantly replenished. A nice touch was a complimentary cocktail of orange juice on arrival. The main negative was an unwelcome smell of drains apparent when we entered our room. Our first thought was that it was coming from the shower drain in the bathroom but it definitely seemed to be in the room itself. We weren't in the room for long and only stayed one night; had it been a longer stay we would have mentioned this and asked to change rooms. Excellent location- only a few minutes walk to the Vatican Museums with choice of shops and cafes nearby. You would need to take a cab or the metro to visit the sights on the other side of the river.

We booked the 2-floor family deluxe room. It had really nice décor and two skylights with shades. The staffs during the morning breakfast gave excellent services. The location is no doubt the best. It's just 5 min walk to the Vatican, and about the same to the nearest subway station. I really cannot think of any negative feedback for a 3 star hotel that's not so expensive.

The service at this hotel was excellent. From the very beginning we were offered an upgraded room for an extra 10 Euro a night, which we accepted. It was a good choice and worth it. The rooms were in a newer part of the hotel and nice. Breakfast was included and it was great each day (American style which we liked with a touch of European). The waitresses in the restaurant were great, always smiling and checking on you. We had a great spaghetti meal late one night, the gentleman working at the bar and kitchen was just plain good. After making a nice spaghetti dinner, he left the bar, followed us up to the room and delivered the food (great service). We even exchanged dollars to Euros at the reception desk when we ran low on foreign currency. The ladies and gentlemen at the receptionist desk were all willing to please, and service there was great also (hailing cabs, giving directions, etc). We really liked the friendly atmosphere witnessed during our six night stay. The hotel is within walking distance of the Vatican. All other Rome top 10 tourist sights are across the river from this hotel and not within comfortable walking distance.

I selected this hotel based on need for sufficient space for family of four over three nights in Rome and inclusion of American style breakfast. It delivered exactly as expected. Excellent aircon but had to ask Reception to turn it on each day. Jr suite is split level and on first (not ground) floor. There's only one bathroom and the kids slept on the mezzanine level as the beds divide. Parents on spacious and comfortable sofa bed. Breakfast was plentiful and offered a varied selection. I wouldn't bother for dinner (food was fine, decent price, but slow owing to skeleton staff as it's the done thing to eat out - sometimes it's easy to eat at hotel with small kids). Reception helpful and friendly. The hotel is round the back of the Vatican so it's quiet at night. It's not the nicest area but it felt safe enough. I recommend getting a cab to go out to eat (lots of nice restaurants near Trevi Fountain, which is also main shopping area). Restaurants seemed reasonably priced compared with UK. However, at lunch we ate near Bascilca Santa Maria di Maggiore and it was expensive for lunch €100, pizza, 2 salads, small carbonara and drinks - watch for drinks. A smoothie ran to €14. Little sandwich bar just down street sells large bottled soft drinks, which were definitely required.

The hotel is nice and clean. We booked the superior room because my husband is tall and we needed a king size bed. The room was great, it had a nice porch with the view of Rome and you could see St. Peter's Basilica from it. The mini fridge was stocked with water, sodas, snacks and champagne! The receptionists are nice but they seemed overworked.... the lobby has a little bit of a funky smell but the rest of the hotel is great. Free breakfast and it includes most everything, pancakes, cereal, great American Coffee, pastries, eggs, bread, etc...

Recently stayed at this hotel with my family of 4. The hotel is located very close to the Vatican Museums (maybe 3 minute walk). It's also located close to the Cipro subway stop which we used to easily acces the rest of Rome. Hotel is modern and comfortable. We had a 2-level room with a loft which was large and comfortable. The AC took some figuring out to ensure the room stayed cool during the hot Roman summer. Breakfast was vert good and they have a nice patio as well to enjoy breakfast or a drink. We had dinner at the hotel restaurant one night and it was very good. Would stay there again.

The hotel is 10 minutes walk to Vatican so great central position. The hotel rooms were well furnished and staff were friendly and helpful. breakfast was good fresh with lots of variety. However whenever we used lift up to 4th floor there was a terrible smell that sometimes ranged from waste matter to dirty pool water?. Overall this did not spoil the holiday.

The hotel is very near to Vatican so the position is very central. Little overpriced for the quality but very near to the center of Rome so we didn't need to use the public transport at all. But the room was really small- we could barely walk around the bed! It wasn't also very well cleaned. We stayed there 5 nights and the floor was really dusty. The housekeeping even forgot to come one day. The bathroom was also very small and the shower was broken, so the floor was flooded after every shower. Breakfast buffet was very good and big!

We stayed here for one night before and two nights after our cruise. 2 families with 11 people staying in 3 rooms. The larger mini sweets were fantastic rooms that easily held 5 with large showers and multiple levels. The smaller rooms were a little tight; however the location of the hotel was about 3 blocks from the Vatican museum and that overcomes the size of a small room. We were able to walk everywhere in Rome (some places may be far, but doable), and the metro is about 3 blocks away if you like. Avoid the tourist trap restaurants near that Vatican and walk a block further away to great local restaurants that the staff can recommend. Would definitely return to the Spring House.

Hotel is a 10-minute walk to the Vatican and has a fitness room. Breakfast is decent though expected a little bit more since the room rate is 200 euro/night. Note I booked for 2 adults and 2 kids. Room is decent too but needs a make-over. Aircon made noises and didn't give enough cool air even at 20 celsius. Service was good.

The staff at this hotel was very attentive from the minute we walked in to their facility. We made a reservation for five people and at the beginning were a little afraid because we thought we would not all fit in a room, but I was mistaken. The room was very cozy. It was a room with a loft, where three people slept on the top floor and two in the bottom floor. The room was clean and well kept. Also this hotel is within walking distance to the Vatican Museum and close to public transportation. It also includes breakfast and wifi

The Vatican is literally walking distance. The 3 nights my family and I stayed, the staff set up a shuttle bus at a fee to pick us up to and from the airport. The breakfast is 5 stars and there is plenty of places to eat around. The rooms were great and the staff answered any questions we had. The rooms were great!

We stayed at Hotel Spring House for 4 nights and had a wonderful time. The staff is helpful in calling taxis, suggesting sites to visit, and providing tourist maps. The rooms and bathrooms are on the small side, but very clean and modern. You can't beat the location - just steps from the Vatican walls but on a quiet side street without traffic noise. We also very much enjoyed the breakfast, which featured cold cuts, cheeses, hot dishes, fruit, yogurt, juice and specialty coffee drinks. Very nice stay!

Very clean. Kudos to househeeping staff. Location is great if you are moving around Vatican City. Staff are friendly and accommodating EXCEPT CORINA at the coffee shop. Everything was almost perfect except for Corina who was too lazy and incompetent to check with the front desk that all members of our family are booked with breakfast. She had to approach our table several times about the breakfast booking, not only ruining our appetite but also embarrassing us. If only she took an extra effort to verify with the front desk. People like her is ruining what could have been a perfect hotel. She should be assigned where the job does not require her to deal with guests. Other than this, I would still recommend the hotel if you want great location and clean rooms. Front desk and housekeeping staff are friendly and accommodating.

This was a real find for us. We left our booking a hotel in Rome until relatively late, so there weren't a huge amount of choices and we were hoping for adequate. What we got was excellent! The junior suite was far beyond expectations: two levels with a king bed upstairs and two twins for the kids downstairs, and a huge skylight with retractable shade. The staff was exceptionally friendly and helpful. The location was great as well: right next to the Vatican wall and close to the Cipro Metro station. This is rated 3 stars, but it felt like 4. We are picky hotel people, and strongly recommend it.

Staff is rude and unwelcoming. Room does not look at all like pics. Customer non-service justifies its awful service and doesn't refund your money when they make mistakes in how they treat their customers. No security in room doors. Hotel doesn't care about traveller's needs and preferences or to make their stay comfortable. They just care about money and about robotic time schedules that only work for them. Don't waste your money. Go to a good hotel. This is a piece of crap as also are almost all 'worst' westerns.

Very impressed by everything here - definitely not you average Best Western. Great decor, good buffet, good little gym, super helpful staff, excellent rooms. We had a family room (#207) for 2 adults and 3 kids (7-12) and we could not have been more happy and impressed with the hotel.

Hotel overall is a great choice. PERFECT LOCATION , Like really PERFECT LOCATION. Safe area plenty of restaurants. Walk to Vatican City was .1 miles. Hotel set up transfer from airport and the guy was there with my name and got us to hotel very fast. Bed comfort was great. Was confused as to the stuff in the mini fridge no signs say if they are free or if they have a cost, either way did not touch them. Bfast was good and plentiful with a nice variety. Rooms newer and comfortable , Shower and bath ok. Great choice for location

A very unpleasant manageress, loud, shrill, rude, never in the wrong. She made the stay quite awful. I'm not sure if she meant it but she just had a very unfortunate attitude. Sadly it was an attitude that seemed to permeate downwards because she wasn't the only member of staff to have a very unfortunate demeanour. I witnessed two old ladies who were quite distressed about problems in their room. A door that didn't close, a TV that didn't work, and they were unhappy. As they explained they were a little stressed by the situation.They were treated very shabbily, were told loudly 'Well we don't have any other rooms so we can't possibly change you. Maybe we will send someone to have a look but you can have to stay in the room'. It was all very disappointing. The hotel itself was clean although ridiculously you can't check in until 3 o'clock. The rooms were pleasant enough and the location near the Vatican was superb. But I won't be going back simply because of the very unfortunate manageress and her attitude. She really needs to check into charm school and realise that occasionally, the paying customer is right and has a point.

My wife and I stayed here Mar. 13-16, 2017. Staff including Paulo, Lucca, & Romina, were very helpful,they and made us feel very welcome. Language was not a barrier as everyone we dealt with knew enough English for us to easily communicate. While we have traveled to many places in N. America, this was our first time in Europe; first time in Rome; and first time staying in a European Hotel! It was great to have a positive experience! We ate in the restaurant 2 nights. The food was reasonably priced and the surroundings were comfortable. As the Vatican was a short walk away, we found the location to be very convenient for our needs. For example, attending the Pope's public audience early in the morning one day, was easy because we were so close! Since this was our first time in Rome, we asked the Hotel to arrange for us to be picked up at FCO by a private driver. Driving in Rome is nothing like driving in any major N. American city I have ever been to. In Rome, it seems everyone speeds, there are virtually no laws on the roads, and the cars and/or motorcycles zig-zag down the highway, often tail-gating at 130 km/h! Very bad place to be driving yourself especially if you don't know Italian, the city, or the culture well. Touring the City: with the subway station only a few blocks away, it was easy to walk there to take the subway to Termini (main central train station) where there were several hop-on, hop-off bus tours available to use for touring around the historic sites of Rome. Romina kindly gave us this advice and it worked out well. We found the prices varied for the buses significantly in the Termini area, and there was some room for negotiation, perhaps because we were there in March. We would definitely stay at this Hotel again if we ever go back to see the Vatican.

Our stay here was pleasant in a recently renovated room. The hotel has an American style breakfast included in the price which was convenient. The hotel is just a few minutes away on foot from Vatican City which was the reason we selected this hotel. Rome is a pricey city, and this hotel was on the more affordable side when we were there. Although its a distance from central Rome, you can take cab rides which we found to be around 20 euros. A number of good restaurants within 10 minute walking distance. The hotel has a small gym and small sauna room which can be reserved for a private session at a fee, which was a nice little get away. One downfall was thin walls so you can hear your neighbors.

Hotel was great and we loved the location. The old city is chaotic and it was great to spend the day there and then retire to a quieter area. 12 euro taxi took us to the trevi fountain. Metro close by and lots of restaurants. Sweet find was a laundromat where the owners were great and the cost was only 4 euros per load. Hotel has had some renovations and rooms are clean and breakfast is all included and quite adequate. Clean quiet hotel. Now for the strange. No bottle opener or wine opener in the room. You have to bring your bottle to the bar. The waitress told my wife she could not bring me a coffee from the breakfast bar as I was packing in the room. Walls are quite thin and the tv volume is locked at a low setting. We were playing music at 3/10 and the front desk got a complaint. You will hear your neighbours. First room we got had a tiny shower so if you are larger I suggest you ask for a room in the new area. No deal breakers here...just strange. We would return.

Had a wonderfull stay at this hotel. They were so accommodating. My mother in law has mobility difficulties and they tended to her every need. The hotel even left a birthday card and gift in her room on her birthday. Nothing was to much for them. Perfect location just minutes away from the Vatican city. When we return to Rome we will going back to the Springs House. Thank you for a fantastic stay.

There are lots of restaurants and shopping places are at walking distance. The hop-on bus stops are at walkable distance 20-30 mins. I hailed cab one way (15-20 euros) but there is public bus stop nearby.

For 2 day stay in Rome, this was adequate. Our Room was very, very small & bed was low. Room overlooked back alley which was nice and quiet. The accommodations were not particularly great. TV channels were mostly Italian which I liked since I'm fluent but bothered my husband. Hotel front design was modern. Breakfast was excellent with many tasty selections. Taxis were very expensive and it's at least a 3/4 mile walk to Vatican because now everything is blocked off with saw horses. Do not look for luxury here but a quick, inexpensive stay is all right.

Clean, modern rooms, very friendly staff. we had 3 days in Rome, and arrived with rented car. we parked at the hotel garage. the breakfast is great and very good, the rooms are big and very clean. this is one of the best hotels that I have been visited

We chose to stay at the Spring House Hotel as it's close to the Vatican Museum and we were going to visit late at night. It was within 30-45 minutes' walk to most of the other major sites for us which we enjoyed. The hotel help us arrange airport taxi pickup which was very efficient. Thank you! The room we got was on the basement level for 4 people which was average in size. The shower room was quite big but the shower was strange in design and difficult to use. We can hear clear noises and conversations in the outside corridors, so they can hear us also. The breakfast was very good compare to others in Italy. Breakfast staff was polite and courteous. The hotel staff overall can be variable as a whole. We have to ask a few times before we got a second key card cut on our 3 days trip.

Lots of problems with this hotel. here is the list- 1. We did not have our rooms booked according to the front desk staff, we had confirmation which we showed them from hotels.com so we had a major issue when we arrived, tried to blame hotels.com- not true, it was down to their inefficiency 2. They don't knock to enter to clean rooms, just enter and not apologise- again and again! 3. No earplugs as a nearby alarm went off for 2 nights for 3 hours between 1.30 to 4am- I was told not their problem, go and but some- on a Sunday! 4. No ice for drinks in rooms! 5. No bottle openers for rooms, bring the bottle down. 6. un- attended bar prime time, rude staff 7. Very rude and dismissive to children 8. poor wifi 9. very noisy, outside rooms and road, no sound proofing, and no earplug help 10. phone in room does not connect to reception 11. don't book the mezzanine room, like a cellar 12. showers are small , very small. 13.price does not match what you get. some good points- good location, rooms ok, bit small but work, good housekeeping. Looks a poor management issue, probably busy enough so don't care but if you care as a customer pls avid otherwise owners will keeping on sipping wine and not give a monkey's is this not what TripAdvisor supposed to sort out!!!!????

We booked a junior suite and were given a free kids package according to the itinery sent to us. We arrived just before midday and were allowed to leave our bags as room check in was at 1500. We returned later in the evening and our bags were waiting for us in the room. The breakfasts were highly rated on trip advisor but were standard. Nice but nothing special. Basic continental with hotdogs, very well done streaky bacon and scrambled eggs. The room was nice and on two levels. The lower level double bed was not very comfortable on closer inspection. It was as sofa bed. The mini bar was free and was stocked every day. The wifi was very poor and signal was broken all the time. Needs upgrading urgently. The location is perfect if you want to visit the Vatican City only 10 minutes from St Peters square and 2 minutes from the Vatican museum entrance. Overall the service was great. The staff were helpful and friendly.Everything else was average. Would not stay there again for the price we paid.

This hotel was great! Super convenient location-5 minute walk to The Vatican, 20 minutes to any of the hop on-hop off bus stops. The building was old with spacious, modern rooms and bathrooms. The bar/restaurant was good and they recommended a wonderful restaurant nearby for dinner-Piacere Molise. Definitely eat a meal there!

We reserved the hotel on fairly short notice and were given a very clean and well-maintained triple room with a shower with stall rather than a shower in a bathtub, which most Rome hotels have but which I cannot manage. The beds were very comfortable and almost no noise from the street, thanks to the location of the room facing a back street. The morning breakfast buffet was really a surprise: a full American breakfast array in a very bright and cheerful room. All members of the staff were very pleasant, including at the reception ( Daniel and Giulia and the others) to the bar/restaurant ( Riccardo and Luca), plus the breakfast and room staff. The hotel is near the Vatican, but just two blocks away is the subway that can get you into the old city quickly and cheaply for sightseeing (if you can maneuver around the throngs of tourists in the high season!)

I stayed in hotel for business for 4 days.Hotel is perfectly located next to Vatican city and 5min walk to Cipro metro station.Room was ok,but wifi in room not so good when everybody is in a hotel.but that was not so important for me.Breakfast is great,variety of food and drinks are more then satisfying.

I was pleasantly surprised upon arrival to the hotel. Very modern and clean, inside and out. Probably the nicest and most helpful staff in all of Rome. They were all very sweet and willing to assist. Plus they provided me with great restaurant recommendations! The room was comfy. Bathrooms are very small (but most are in Europe)

We had a lovely weekend at Spring House. The original room we were shown to did not seem to be the standard we had booked, but we were moved quickly and without fuss. Room on the sixth floor with a balcony was just perfect, bathrobes and slippers in the room and another set provided for using the sauna and wellness suite. Breakfast can be taken in your room or in the restaurant, good choices and good quality food. Gym and sauna areas are very clean and modern and are bookable through reception. The hotel is well placed for getting about, we used the trams as not so keen on the metro. We travel for a birthday and were treated to a basket of fruit and a card on the day :) In all a great 4 days in Rome.

We stayed in this hotel for one night last week. This was our second visit to the hotel as our last visit was 4 years ago before the renovations were completed. Our stay 4 years ago was great but this visit was even better. All the renovations at this hotel have made it even more attractive. We were supplied a fantastic room with two levels which suited our family of 3 perfectly. The room was spacious, quiet, comfortable and the luxurious bathroom was incredible. We couldn't believe how large the beds in the hotel room were! There was plenty of room for our luggage and our Roman shopping! The upstairs windows with their retractable screens were incredible. The new breakfast room, outdoor terrace and gym were amazing. The breakfast was as perfect as we had remembered it last time however the new view of the outdoor terrace made it even more delightful. We will definitely stay at this hotel again and we will recommend it to our family and friends. A special mention to the front desk staff member Romina who remembered us from our visit 4 years ago and who provided her usual fantastic service. Well done.

I stayed at the Best Western Springhouse for 7 nights and was very pleased to have picked this hotel. When corresponding with the hotel prior to confirming my booking the staff answered my emails promptly and thoroughly, and assisted in ensuring that I could booke online to receive their discounted rate for pre-payment (worthwhile). The hotel is about one small block away from the Vatican museum entrance. To get to the hotel from the airport you can take the train to Termini (14euro), then the metro to Cipro (1.50 euro) and then a 5min walk to the hotel (well sign posted on the main road). The stations have elevators and escalators; and the walk flat, so easy to do with luggage. To get to Rome centre, you can take the metro. I did walk a lot and walked from the centre back to the hotel which is doable but perhaps a bit of a long walk if you have been on your feet all day, so try to plan your route in the centre to end near a metro station so that you don't have too far to walk either to a station or to the hotel. A day ticket for the metro is 7euro, but you will probably end up walking more than taking the metro. The hotel room was lovely. I had a room on the top level with a balcony, and it was spacious, clean, had a lovely view and very comfortable. Breakfast is great. If you are leaving early on a day trip, the hotel offers a basic breakfast, mainly pastry and tea/coffee; but the breakfast staff that were preparing for the normal breakfast were very helpful when I asked for a piece of fruit. The hotel reception staff were helpful in arranging day trips for me, and the company that they work with collect you from the hotel and drop you off again. I was very happy with the quality of the tours I did. The hotel is situated in a nice area, and I felt very safe walking around the hotel area. I had a lovely stay and would highly recommend this hotel.

First of all I would like to say that this was the ending portion of our trip and this hotel was the best out of all the others we have stayed at. My family enjoyed the complimentary breakfast and the fact that there was a wellness center as well was amazing! The location is definitely a bonus as the main entrance to the Vatican is literally around the corner. It is also a great place to walk to the main areas of eateries. Do not be discouraged by the surrounding areas before you reach the hotel as the hotel itself has a new modern look to it once you get there.

The linens, choice of pillows and towels were of a fine quality. The bathroom was well appointed and the lighting great. The buffet breakfast was tasty, with plenty of options to choose from.

This hotel is one block from the Vatican Museum and very close to the Vatican!! Also close to the CIPRO metro station that can take you all over Rome in just a few minutes for very little money! The hotel is in a great location and very safe! Wonderful Gelato just around the corner!! The rooms are small but very well appointed. We loved the new wing of rooms with big showers!! Staff is super friendly and all speak English!! We have stayed here on many visits to atone since 2000. Highly recommend Hotel Spring House!!!

First off, whether your room is ready or not, these people make you wait until 3 pm to get into the room, never had that happen anywhere I have stayed before. The room was smaller than a cabin on a cruise ship & believe it or not, the shower was even smaller. My boyfriend is 6'5" and had to hang out to take a shower. Nowhere to put luggage or even hang much. Thank heavens we were only staying one night. DO NOT stay here if you are staying for any longer!!! I thought a Best Western would be a safe bet in Rome, more Americanized, but found the local hotels were much better!! The gentlemen at the small bar (who also had to serve dinner (outside as the table service was only for breakfast??) were very friendly and accommodating while you had to wait forever for your room.

Our family was specifically going to Italy for the canonization of Mother Teresa and so we looked at hotel/B&Bs in that vicinity.Our daughter recommended Best Western having traveled around Europe last year with her husband and no matter which country they were in Best Western didn't disappoint.So we booked it for our 7night stay and it was perfect!Its only 5 minutes from the entrance to the Vatican museum and a 15 -20minute walk to St Peter's. The neighborhood(Prati) reminded me of Astoria,in Queens NY-a working class neighborhood with loads of shops,restaurants,cafes,&markets.We took the junior suite which was perfect for 3 adults -design was quite unique(check it out on their website).They have a small bar,and a dining area where breakfast is served daily(and included).The staff were extremely helpful and courteous and spoke English (which was a huge plus)The Metro (Cipro station) is 4 blocks away.Great restaurants in walking distance.The only drawback is if you are looking to go into central Rome-then you either take the Metro ,buses or take a cab,which the front desk will gladly call for you.Although this was our 3rd trip to Rome,it was our first trip not on a tour(bus tour or cruise)but we hit gold with staying in this area and this hotel.Prices were very reasonable..and we would stay there again.

This is the 2nd time I've stayed here because the price was right and out of the hustle and bustle of the city. Hotel is located very close to the Vatican. This time we bought 2 day hop on hop off bus tour tickets at the front desk. About a full 25 minute easy walk to the closest stop. Our room was very clean and well cared for. Breakfast buffet is excellent; had many selections (scrambled eggs, sausage, yogurt, fresh fruit, pastries, sliced meat n cheese, cereal and more). OH cappuccinos too. This was all included in our room price. Front desk help was friendly. FYI..There's a great little pizza place directly across the street. Doesn't look like much but truly best pizza and try their wraps!!! The hotel has an outside area for leisure time with comfortable seating and night time lighting to enjoy a glass of wine. That was a nice feature that most other hotels don't offer. Front desk arranged our ride to airport. 50 euros cash FYI

We stayed here for 3 nights. We had a family room. The room was spacious and very comfortable. There where two floors in our room and both had a television. The only disadvantage was when we used the remote from the TV in the lower floor the TV on the second floor also reacted. The breakfast was excellent, just like the evening meals. I furthermore would say that the staff was excellent. Friendly and helpful The hotel is located next to the Vatican and we walked to several sights from there.

Had a four night break in the Spring House in Rome. Great location for the Vatican just a five minute walk from the museum entrance. Very quite around the hotel at night as a lot of the restaurants and cafes seem to close when the museum closes. Modern hotel with comfy clean rooms and a good choice at breakfast. If you are driving to the hotel it's located on what seems to be the quite side of town so makes arriving and leaving very easy as opposed to the other hotels around the main shopping or train station areas of town.

We stayed here from the 8/8.2016 for a week this hotel is a little diamond,from the moment you arrive you feel at ease, I personally felt that nothing is ever to much trouble regardless of what or who you ask. they have a special gluten breakfast if you require it that comes prepacked in a plastic box with cereal crackers bread etc just ask for this when you sit down for breakfast . I enjoyed the breakfast loads to choose from each morning loved sitting out in garden having breakfast soaking up the sun. hotel is lovely and close to the Vatican we only used a taxi twice and that was for the Trevi fountain at 5am to miss the crowds it was completely empty the whole place to our selves and we walk back and had breakfast at the hotel .everywhere else we walked . we planned most of our tours after lunch and even being the hottest part of the day you are normally inside so missed the sun, this also made my life easy has I didn't have to rush my teenage kids for breakfast . if you are a celiac just round the corner towards the Vatican is Giulys café and serves gluten free pasta also close 15 mins walk mama frites just gluten free and then have a gluten free ice cream from Hendra opposite ...gluten free is everywhere so don't worry. you can always find a few things to complain about but in my honest opinion this little hotel is brilliant because of the people that work here ..thank you so much for a lovely stay

When looking for hotels to stay at in Rome in August, this was the first one to pop up. Best Westerns in America are generally average to slightly less than average, so I kept it on the back burner while browsing other locations. I kept coming back to Hotel Spring House because of the great price, location (three minutes from the Vatican), continental breakfast, and complimentary Wi-Fi. I was booking a triple room, and it was the only room that didn't explicitly state that it had a bathroom, which normally wouldn't be an issue, but traveling to another country, sometimes these are things that one might need to think about. I emailed the hotel staff and they were immediately responsive and assured me there would be a bathroom. I booked it on the spot and was confident in my decision that I made the best choice for my friends' and my four night stay in Rome. Upon arrival, the staff were very friendly and accommodating. They spoke English well and made us feel at ease. Even though the room wasn't ready, they stored our luggage and assured us we can sit in the lobby or go about our business till the room was ready. Being the 15th of August, most everything in the area was closed. I was unaware that it was the city's holiday (the assumption of the Virgin Mary), which practically closes down the city, but the hotel staff were very nice and knowledgeable. My friends and I had a tour booked, so we were gone for most of the day. Upon return, our luggage was already in the room, which was amazing. The room itself had everything we could have wanted. It was spacious (which is a treat in European hotels), had a king sized and a twin sized bed (very comfy), large closet space with safe, fridge (stocked with complimentary waters and other snacks and beverages that had to be paid for, of course), tea, coffee, and comfortably sized bathroom. I, personally, loved the shower. The hotel seemed to be recently redone and was decorated very nicely - it was sleek, modern, and still warm and inviting. The Wi-Fi worked throughout the hotel, and the complimentary breakfast that was part of the booking was fabulous and fresh - hot foods, pastries, salads, cereals, meats, cheeses, and an assortment of beverages. Throughout the stay, our room was always clean, neat, and tidy. The fridge was also always restocked (we found it useful since it was sometimes hard to find drinks and snacks on the go in Rome). And, the staff - they were SO welcoming. If we had a question or needed a taxi they were on it immediately. They even assisted in printing boarding passes. Out of the three hotels my friends and I stayed at during our week in Europe, this one was by far our favorite. It was a quick walk to the Vatican and a short 15 minute cab ride into the main hub of Rome. Uber also is available in the city and dropped us off at the hotel with no issue. Being near the Vatican was a treat as well since one of us in the group woke up early to meet the Pope on the 17th. The Vatican was also a little more peaceful than being right in the middle of Rome. Overall, we were extremely pleased with our stay and if I ever returned to Rome, I would definitely stay again. Thank you, Hotel Spring House, for making our Roman Holiday magical!

Great location, truly walking distance from Vatican Museum and St Peters. Our hotel room was fantastic, clean and tea making facilities, iron everything you need. Staff were friendly, especially Guilia - she was so helpful and nothing was a problem. Breakfast was lovely everything you need and coffee was great! There are supermarkets across the street so handy for any snacks etc. A lot of walking to be done so make sure to wear comfortable footwear. If you are going to the Vatican Musuem make sure to get the Skip the Line tickets direct from the Vatican website - the queues are ridiculous, we had two teenagers so glad we had tickets before we arrived. The Colloseum have skip the line also but make sure to print before you go, do not click collect at kiosk as you have to queue for this crazy! Definitely recommend CitySightSeeing Bus - Hop on Hop off - fantastic way to see the city, well worth it. Beautiful city, we seen everything we wanted to see so tick on bucket list!

The room are spacious with modern amenities including AC / TV / Tea Maker / Mini Bar . Provide Complimentary Water / Toiletries on check-in with access to Gym / Sauna /Business Center . Breakfast spread is based on american theme with special menu for kids . In House Bar and cafe are ease on pocket and room service is very quick . Kids gets gifts / Special food / Table cover , so each member of family can enjoy their time . Staff goes all length to support their guest on info including Cab booking / local sight seeing and even provide free comb to charger to basic medicine . Focus on reducing carbon footprint and side notes for guest requesting to help them achieve the same by re using bed sheets or towels is a very good initiative without compromising on service . Only issue for tourist can be its location which is far from city sights and railway station /airport ... But is in walk-able distance from Metro station / Vatican Museum . So if you need peace of mind and don't mind local commuting of 15-20 min , then it's surely a anytime go to property .

We had a very pleasant three night stay at the end of July. Room was nice, clean but small with an even smaller bathroom. Our room was a connecting room and this meant very little soundproofing between us and the next door room. One morning and one evening we were kept awake by noise from next door. To be fair neither family were being particularly noisy or antisocial but we could hear every word. It is obvious that rooms come in all shapes and sizes at the Spring House and some will be bigger than others, ours was just big enough for our needs but I think if we were on a longer break it would have got a bit claustrophobic. Breakfast quite nice and staff lovely. When people say the hotel is "close" to the Vatican they mean it. We did a Vatican tour one day and the meeting point was about 100 yards from the front door.

Stayed in the split level ground floor room, and like others, couldn't fault the facilities (apart from the lack of WiFi in the room). Very comfortable, efficient air conditioning welcome as it was 37C outside, quiet, and the free minibar was a nice touch. The location is ideal for a short sight-seeing trip to Rome - five minutes from the Vatican Museum entrance, and five minutes to the Metro, but a quiet enough area to not feel hassled. Altogether very happy to recommend.

This was a nice hotel that was very close to the Vatican but a distance from everything else. The hotel was nice and clean but the bathroom was not functional. The bathroom was long & narrow as was the shower. You literally could not move in the shower. The outlet did not work so could not use the flat iron in the bathroom. The staff was very friendly, breakfast was amazing. They have a sauna that is free to use and was great! The room was private, had the sauna, showers, tea, and the most comfortable lounge chair I've ever used. There were alot of really nice restaurants and cafes around the hotel.

This hotel is clean and modern. It's not in a busy area of Rome but you can literally walk around the corner to the Vatican museum. There was a very tiny and very hot elevator that we took up to the 6th floor and then we had to take the stairs to the 7th floor. We had a beautiful balcony but it was always very noisy outside. The sound of sirens and construction was constant. They delivered breakfast to our room, which was nice but no matter how detailed I filled out the order, the breakfast was always slightly different than our request. Every day it was a little joke of what our surprise breakfast would be! They were hesitant to ever give us more than one roll of toilet paper, I'm not sure why. (Sorry but we weren't about to use those re-usable towels above the bidet!) The bathrobes were so stinky that we requested they be taken out of the room. It was a strange chemical that they were washed in. The laundry service was very efficient. The shower was so small I kept bumping the door open when I tried to shave my legs. Overall it was an ok experience but I wouldn't stay here again because besides the Vatican, you are removed from the main sites of Rome.

Booked a room for 2 adults and 2 children. They gave a junior suite in the ground floor. Very luxurious with a sun roof, split level offering privacy between parents and children, excellent air-conditioning, sumptuous breakfast and they even gave us free drinks from the minibar. Bathrooms - clean and spacious. The only downside for our room in particular was the absence of wifi signal. I had to go out of the room closer to the reception to check mail. Hotel staff were polite and responsive but couldn't sort out the wifi issue. They offered a room change but we decided to remain because of the luxury we got used to. The Mexican restaurant opposite the hotel is great as is the small wood fire oven pizzeria/ kebab shop straight across. The restaurant food quality should improve. They have a good steam sauna but have to pre-book it. reception staff Guilia was very helpful and responsive.

Having never been to Rome before my family and I had no idea where to stay, so we started looking at the major chains. After the sticker shock of the SPG and Hilton brands hit us, we were concerned about where to stay that wasn't going to cost us our life savings. Thanks to Trip Advisor we discovered the Best Western Hotel Spring House. What a great little hotel. The staff was super friendly and helpful when we arrived and continued to be so throughout our stay. We had a triple room and it consisted of a queen bed and a single bed. The room was clean and comfortable. It was very small through and the bathroom was even smaller. It fit our needs but there wasn't much spare room in there. The hotel is only about a block away from the entrance to Vatican Museum. This worked well because we could easily walk to the museum and also the entrance to St. Peter's Square. At the end of the day, a taxi back from the square was only ~€10-12. To get to the Colosseum or the Pantheon it was about €15-18 cab ride. There are also a lot of restaurants and cafes around the hotel.

This is a lovely hotel. Room spotlessly clean, lovely friendly staff all spoke English, great breakfast every morning and plenty of it if you are hungry after it it's your own fault! The hotel is in a great location very close to the entrance for the Vatican Museums and not too far from a Metro station(can't remember the name of it). I would highly recommend this hotel and would stay there again-the only fault I could find with it is the walls of the bedroom must be very thin because we could hear the people next door talking and hear their television very clearly when we were trying to sleep-that's the only reason I didn't give full marks for the room. They provide a car if you want to book it to take you to and from the airport we booked it for the day we were going home it cost €50 but was so worth it to get to the airport in comfort-lovely car and a very nice driver.

The staff were very friendly, spoke excellent English and helpful with our questions. We had a room on the fifth floor and it was clean, with cooled air. The breakfast was great and energized the start of our day. Metro was near-by and mini-supermarket for snacks. We were able to exchange dollars for euros, get maps. The Vatican tour was just around the block, also a laundry matt was just blocks away. The location was minutes from shopping and restaurant's.

We stayed at this hotel in June 2016 and loved everything about the hotel, except the temperature of our room. There seemed to be some problem with the effectiveness of the air conditioning of our room. We did highlight this at the front desk couple of times, but nothing changed. I have a feeling this was a room specific issue because the AC seemed just fine in other sections of the hotel. The room itself was small but clean and even had a tiny balcony with a nice view. This hotel is really close to the Vatican (walking distance) but tad far from places in the touristy side of Rome. That said however, the taxi service is super efficient, and we never faced any issues going to and from Rome.

We were very pleased with the hotel, its location, staff & amenities, except for the temperature of our room. We live in an area where we sleep at 17-18 degrees Celsius, so our 26-26 degree Celsius room as WAY too warm for us! Should you also need a cool room to sleep in, be sure to ask for a low-floor room since heat rises & it is central, not individually-controlled a/c.

I was a little worried when we pulled up to the hotel, but once we got inside we were very pleased. Hotel is extremely clean, great staff...very friendly! I would recommend this hotel if you wanted to stay close to the Vatican. It is within a 5 min walk to the entrance of the Vatican.

Modern, clean hotel in great location. Staff were extreamly helpful. Breakfast was "American" and had bacon & eggs, this made my family ver happy. Our room included a free mini bar with everything in it complimentary which was a great bonus. We were in a loft room which had a lovely bedroom and small living area which was very nice. The room was very clean and had a fantastic bathroom. The hotEl was a 5 minute walk to the Vatican museum and 5 minute walk to train station making getting around very easy. Overall great place. I would recommend to friends & family.

This was our second time staying at this great hotel. It's very close to the Vatican; we could see St. Peter's Basilica from our window. The staff is helpful and kind. The breakfast was the best we had in Italy. I would recommend this hotel when in Rome.

This is a very nice hotel very near to the Vatican . Ideally located in the centre of the city makes it a good place to stay while visiting Rome . We stayed in a quadruple room which was pretty large by the city standards Close to the Vatican and walking distance from Trevi fountain, novoena square we had a good time here Close to the hotel are good eateries and the famous Parenti bakery and coffee shop It is a moderately priced hotel, with a good buffet breakfast.

The walls are thin so if you like total quiet this may be a problem but that's the only negative. This hotel is located l very close to the Vatican Museum/St. Peter's with lots of shops and restaurants and gelato places nearby. It also serves one heck of a good breakfast buffet. The most important thing is that it is also located by a metro station. Rome does not have a vast city metro system and whatever you do or wherever you go you will have to walk a lot so, at the end of the day when your tourist tootsies are killing you, it is very nice to be able to catch the metro back to your hotel.

I booked a standard room with two beds but the hotel gave my room away. Then the staff charged for a junior suite that had two beds at a "discount" but same rate was posted on Trip Advisor. Even though I checked in a couple of hours earlier, I wasn't able to get the keys to my room; forced to walk the streets until my room was ready. Then when I finally got to my room the staff put the wrong luggage in our room. They took forever finding it. The maid never cleaned our room, we had to request new towels. The shower needed "draino" because it over flooded on to bathroom floor, every single time. It was gross. Plus the shower was designed weird. I will never stay here again. Even now I get a horrible feeling just thinking about the disappointment.

Stayed here for a night with family. We were looking for space with two grown up teenagers and this place provided the perfect answer with split level rooms. Great location, easy to get find and get in. Rooms were ready even though we arrived early. Not usual in Europe. The bathroom and the room were clean. The best part was the auto sky-window on the mezzanine level. Resulting in a pretty well lit room. The location is great once again within walking distance to the most famous attractions in Rome. 10 minutes from Vatican and a few hundred yards from the Vatican museum. Lots of options nearby to eat for every taste and budget. Breakfast was OK. Room service efficient and quick. We had booked the cab to the airport from the hotel itself. Very reasonable. I will recommend this hotel to families with grown up children.

I stayed for several nights in one of the 1st floor suites, It was BEAUTIFUL and CLEAN! The staff was there to help with any of my needs. The breakfast was very good with a mix of Italia/American. The Hotel is walking distance to the Vatican. But the staff will call a taxi for you when needed. The staff's hospitality was the most impressive to me! Upon arrival we were extremely tired and to early to check into our rooms, the staff went out of their way to make us comfortable and provided us with some Italian pastries and coffee. Well done! I will return someday!

Stopped here for three days on our way back to Australia after an 8 week cruise and visiting friends in the UK . Wanted to be close to the Vatican as we wanted to do the full tour of the museum , cistine chapel and St. Peter's Basilica. The hotel is literally a 3 minute walk to the museum and is surrounded by numerous restaurants and coffee shops etc. So location perfect. The hotel was ok but we had to pay to upgrade to a bigger room as the first one was so small there was no where to store luggage. It is sort of modern in the reception areas but the rooms are a bit worn . But the. again for a hotel in Rome in its position for just over $us200 per night is very good value. Overall would recommend it if you are on a budget and your main aim is to visit the Vatican Only real downside is we had an Italian family next to us and the noise was tremendous but what can you do !!

Nothing to complain about except for the size but I think that this is fairly common......Good stay! Would recommend if you like to walk to the Vatican.....as it is just around the corner.

My sister and I just got back from staying at Hotel Spring House and have only good things to say about our stay there. We stayed in room 107 which is a junior suite on the ground floor. When we checked in we were told that we had been upgraded to a junior suite which we were happy about. When they gave us the key and saw that it was on the ground floor we were a bit concerned because we were worried about noise. We were very pleased when we saw our room, it was very modern and clean. There was a little sitting area and the bed was on a mezzanine. The bathroom was large with a huge shower and a bathub. One thing I will say about this room is that the windows are very small. In fact you cannot see out of any of them or open them, so if you want a room with a view this room is not for you. This didn't bother us at all because this made the room very quiet. We will really liked the breakfast buffet, they had a nice spread and this was included in the price of the room. This hotel is very close to the Vatican but to get to the other sights in Rome you have to take the Metro. I looked at so many different hotels in my search for a hotel but so many of them had bad reviews. I am so happy to have found Hotel Spring House! I highly recommend this hotel!

We stayed here for a week, and the staff were fabulous! Nothing was too much trouble. They were smart and attentive, making our stay very enjoyable, and helping us with any problems we had with other companies! Breakfast was advertised as being a 'continental' breakfast, but in fact covered all tastes, and was very good. The hotel and our room generally were perfectly clean, and they only changed our towels/sheets when we requested them to. It was a pleasure to stay here, and the staff have made it so.

We were very impressed with the trouble taken by the hotel to get in touch just before our stay to offer advice, and the help offered on arrival. Really friendly staff, and very professional. This is a modern design building, very clean and cool. Excellent breakfast buffet, and if you want to eat in for the evening, there are tables set aside for dining, and a really more than adequate menu at good prices. We weren't entirely sure about our 'junior suite' split-level room, with its huge bed up some fairly steep stairs, but it was certainly quiet and comfortable. The bathroom was fun, with its disco lights-lit shower cabinet that continued to glow all night until we finally found the switch to turn it off! Vatican Museums entrance is only five minutes walk away, and Cipro metro station on Line A, less than ten minutes flat walk. Definitely recommended.

We stayed here for 5 nights recently and were very happy with our choice. It's a modern and very clean hotel with extra large double beds (superior rooms) and a small balcony. The view from our balcony was of a typical Italian roof scene, and a fair chunk of the Vatican roofline too. It's an unpretentious area, locals live here but it's really nice to be a little removed from the horrendous crowds of the centre. But it's also very convenient, minutes away from the Vatican, St Peter's Square etc. it's quiet for sleeping on a night. If you are foodies - there are some great restaurants nearby and far better than any food we ate in the city centre. The Metro, Cipro, is five mins away and you can get to Spagna in five mins and be right by the Spanish Steps. We loved the ease of getting around that this offered - Metro stations are not so conveniently situated across Rome as in London so we felt lucky. Our room was not huge, nor was it small - the bathroom was quite small but perfectly ok. The only gripe we had was the plug for the kettle was floor level and we had to put the kettle on the floor to boil it. Breakfasts are really very good - the buffet is excellent quality and good choice. The staff are very courteous and speak excellent English. Hotels are obviously expensive in Rome, you just don't get much for your money. Spring House however is excellent value and I would happily recommend to friends and book again.

It also has a good wi-fi connection, friendly receptionists and serves good food, ranging from American, Mediteranean and Italian food. Went with my mother & her 2 sisters and had 4 beds in the one room which was what we requested. Nice hot shower and housemaids daily. Toiletries in bathroom. Tea coffee facilities in room, hairdryer, safe & mini bar. Good black out curtains. Nice & clean with aircon. Lift, bar and 24 hr reception. Lovely breakfast with small hot selection to choose from to start the day 7-10am (continental from 5am for early starts to airport). The Vatican wall is behind the hotel. Great hotel to base your exploring from with lovely restaurants close by. Would defo stay again.

This hotel was great. Friendly multilingual staff. Full breakfast, bar, and computer access. It's located around the corner from the Vatican which is great, but other places to see are 30 minutes or more away. We spent a bit too much on taxis for the first few days so by day 5 we learned how to use public transportation. Well worth it! A 5 minute walk will get you to the metro station or bus station. When in doubt, Google!

Quality hotel with excellent well trained staff who provide a first class service. Rooms very modern and larger ones have a mezzanine floor with huge bed. Sofa bed on lounge area also a good size. Mood lights in bathroom what more do uou want! Great breakfast also. A stones rhrow from the Vatican we even saw the Pope in St Peter's square (with few thousand people as he was available for a private meeting - I am not sure what we would talk about anyway..). I wouls say this is a better area in Rome to stay away from the more obvious places with great choice of restaurants nearby. Underground very nearby is only a few stops from the Spanish Steps etc. Highly recommended.

This was our 3rd Best Western during our stay Italy and once again we weren't disappointed. The hotel is modern, clean and has a very friendly and attentive staff. Most especially the breakfast team. They are very quick to serve your coffee or make an espresso. The location is perfect for anything near to the Vatican or public transportation. I would highly recommend this hotel.

We are a family of four who stayed for 4 nights. The room was fantastic, it was clean, spacious, well equipped and contemporary. The location can not be bettered for any tourist (2 minutes walk to the Vatican museum) surrounded by loads of restaurants, bars and shops. We had a mix up with the booking (my fault-"mental note"-never book a hotel when you have been out for a family meal and consumed too many glasses of red wine!) and the hotel was very accommodating (thank you Elisabetta Barbaro). The food and drink in the hotel was reasonably priced and the breakfast was great with a great choice..

Unfortunately there was building work going on during our stay which made it a "noisy" stay. Also the triple room booked included a double bed and a "put me up" bed - disappointing as really wanted a single bed. The room was extremely warm (no air con) even after turning heating off. On a positive, the hotel was clean, the breakfast included a wide choice of goods and the staff were polite and pleasant too. All in all our stay was ok but could have been much better.

I would recommend this hotel. Its right beside the vatican Museum and close to the Metro. Its not situated in the most beautiful area of Rome but there are some really good restaurants close by. The staff were really good. We got a free drink when we arrived and they took our bags to our room for us. Breakfast was good too with a good selection. The only negative was on one of the mornings there was no hot water for a shower.

This hotel could be very good. The staff are excellent. The cleanliness of the rooms is excellent. But.... The decoration is faux-moderne which some might call uncomfortable. I was allocated a room on the hospital wing which was based on a thermo- nuclear bunker. I feel certain the other rooms must be better. This room was so-called designed for those requiring particular needs....which i didnt need! It failed if it was meant to help thise with disabilities. Breakfast was disappointing. Dark matter is distilled from the cosmos and served up as coffee or bacon. Full marks for their ability to harness dark matter. No marks for the result. This cruelty must stop. But to be kind. Yes i would stay here again ( though the sister hotel in termini is nicer) it is good value and convenient. It is clean....it can only improve.

We couldn't ask for a better hotel in Rome. Located behind the Vatican, it was conveniently located, near several restaurants and walking distance from the metro. Our rate was excellent and the breakfast was fabulous. We could fill up on breakfast, skip lunch and splurge on dinner. There's a great falafel place across the street and don't worry but the nearest metro stop to the hotel is gross so don't be surprised.

If you are traveling alone to the Vatican City and do not require a lot of space, then this is a great hotel. The hotel was located on a quiet road behind the Vatican walls. The staff were friendly and the inside was fresh and clean. The single rooms were very small, but if you do not travel with luggage then they are adequate if you are able to pay a reasonable price. I paid just over 60 Euros and it was a good deal. The Internet was free, did not require a password, and had a strong signal throughout the hotel. It was fast enough to watch youtube videos with very little time waiting. The breakfast was very nice with fresh meats, cheeses, yogurts, cereals, and fruit as well as eggs, bacon, etc. If you are a family, I would not recommend this hotel as it might be a little to small for comfort. The family next to me had a stroller and their room was too small to fit it. They were forced to leave it in the hall way, which made it a challenge for me to pass by to get to my room. The elevator was barely big enough for one person with more than one piece of luggage. overall, great hotel for the simple business traveler like me.

Excellent value for a family of 4 sharing a room. The room wasn't all that cramped for all is sharing and the bathroom wasn't the airplane bathroom we have encountered sometimes. The staff was courteous and helpful - the breakfast spread was more than sufficient. It was super close to the Vatican museums and between the Cipro metro and buses 492 and 23, one could get anywhere pretty conveniently. Yes, there were some ants in the bathroom but that did not bother us much. All in all - as advertised; we would go again.

From the photos it looks great, the staff is excellent and very helpful. Disappointed from the very small rooms and even smaller bath, I'm 1.77 and I was almost fitted in the bath. We found many ants in the room, it wasn't dirty but they where ants inside, and for 102€ per night I wasn't happy at all. Breakfast was not something special, probably in my country this hotel would be 2 stars. My rate is average, only for the staff.

We spent 5 nights at the Hotel Spring House Rome. The Quadruple two story room was a perfect accommodation for our family of four. The breakfast each morning was just enough to get us going. The location of the hotel is nicely situated for exploring Rome. The Vatican Museums are two blocks away. The staff was very friendly and helpful. We did experience difficulties with the WiFi. Also make sure you book one of the newer rooms for air conditioning.

My wife and I stayed for 5 nights and let me tell you that this hotel is PERFECT and in the middle of everything. We've been really impress with the cleanliness of the hotel , we've seen mr. Vasile taking care of the hallway and lobby...from 7th floor untill ground level. Marinela took care of our room 170 ...always with a smile and asking if we need something and another lady , supervisor , romanian , that greed us and make sure we ok. Donald and all philipinos crew always happy to assist. Buffet is good and the waiters are profesional and courteous. Front desk staff is well train... always smiling and always ready to answer questions, book your dinner , recommend stuff to do , book bus rides....go ahead and ask them. We ask for a bigger room when we check in and they helped us. We had a small problem with the electricity in our last night...we got some wine and ready to relax and enjoy our view from balcony for the last time ...but as I said electricity went off and it was a bit of a hassle to move to other room and our plans were kind of ruined. Nobody's fault but hope the GM will take care of us next time we there ;) 4 min to Vatican museum 10 min to st Peters Close to restaurants , bars Supermarket just across the street. LOVE IT.

My son and I had the pleasure to visit the Vatican for a week in early October 2015. One of our friends who was going to the Vatican discovered the Hotel Spring House and we changed hotels from another located nearby but at a savings of over 300 EUR. Did we make a good deal . . . absolutely!! The hotel is about 200 meters off the main drive but once you find it you discover the location is just fine. Lots of shopping nearby . . . a supermarket . . . restaurants and a tobacco shop which is where you buy your tickets for the Metro. Our room was very clean and met all our needs. We could hear our neighbors when they were in the hall but once in their rooms not a peep. Very good for getting a good night's rest and then see the sights in the morning. Also, to our surprise, when we checked in we were informed that the breakfast was included in the room rate. A very nice addition to our holiday, especially as they provided a gluten free breakfast pack for my son and took the time to show us all the items on the buffet that were without gluten. We had two days where we had to go very early but the hotel had an early bird breakfast that fit the bill . . . rolls, coffee and fruit. Best of all were the staff. At every turn we found the staff ready to help with any need, answer any question or provide suggestions on where to go for a gluten free meal. Five stars on this alone!! If you are visiting the Vatican you cannot go wrong booking your room with the Spring House. If we should ever return to Rome this will be our first choice.

Fantastic hotel, friendly helpful multi lingual staff, great location a street away from the Vatican museum (no queues Tuesday/Wednesday am). More than adequate breakfast, clean well equipped rooms (Tea/coffee tray and free mineral water in mini bar daily). Not over priced, special room rate sun/wed. Higher rate thurs/fri/sat. Beware of prices in local cafe/restaurants , always ask before you sit down, eg a coffee can be as much as €8 plus a charge for drinking it indoors of €1.50 in the back street cafe on the way to the vatican. Best value meals were at the mexican across the road and Chinese in the first street at the side of the main square on the way round to Saint Peters Square

Location is great, you can see into Vatican from the deck of room! Nice deck to sit out on and relax, listening to sounds of city drinking a glass of wine after a busy day of exploring the sights. The room is small, but that is a Europe thing. Elevator is also small. The staff is real friendly and helpful. The bar stocks good wine. However, the phones in the room never did work our whole 6 night stay for making local calls. The internet Wi-Fi is iffy. Sometimes it would work, sometimes it wouldn't. But the biggest drawback is the starting time of the breakfast. The breakfast itself is great!! Awesome selection: eggs, bacon, tomatoes, yogurt, toast, cereal, Italian meats and cheeses, juices, coffee, milk, pastries, etc! The problem is is starts at 7:00. When in Rome, tour trips are often taken, and when are you picked up from hotel: 7:00! Want to go to papal audience? Get in line by 7:00 is the recommendation! The breakfast should start at by 6:00 at least. At 5:00 they have a cold breakfast variety available, but it is nothing to write about and you will not return after going to it once.

We booked the cheapest room and while not expecting it to look like the pictures on the website, it was very disappointing. Very small and it had a connecting door through which the next-door guests were easily heard. By mistake we left an iPod and earphones under the pillow on the bed and realised the error in the evening of the day we checked out. It could not be 'located' and we found it odd. Well located for the Vatican but not the Colosseum.

We stayed in a two-level suite in the back of the property. There was plenty of space for 5 people, the decor was modern and stylish. Great breakfast, very helpful staff. Probably the best location in the city - one block from Vatican Museums. The only strange thing was the ceiling window over the second level bedroom, which once opened, would let everyone from the main building observe you in the bed!

I don't usually write reviews but I could not leave without writing one because the experience was terrible. I checked in for an 11/1-11/5 stay, paid in advance. I got to the hotel later at night, after five trains, several train delays/cancellations, and a two hour flight. I was exhausted, and only wanted to crash out. When I checked in, the staff at the desk were pleasant enough and I went up to the room on the 6th floor, room 168. The room was very, very small; the shower was very, very small as well. If I had not been tired, I might have raised the issue at check-in. After the first night, I woke at 4am and went down for coffee. The front desk night staff on 11/1-11/2 was very personable, even though we had a language barrier, as were the young female and young male serving breakfast. By the second night, I had enough of the smallness of the room and asked the front desk for another room. He said they were sold out and would leave a note for the front desk manager for the next day. I returned to the room and booked at a much larger business type hotel, which is more of what I normally try to stay in. The reason I booked this hotel was its location to the Vatican, about 500 yards. I awoke about 4am the second morning, November 3rd, to run a few miles, and this is where my first problems with the hotel were encountered. When I came downstairs, the front door was locked, not just from the outside, but the inside as well. The front desk representative, Paolo seemed annoyed he had to open it, although in the U.S., its illegal to lock an exit. I returned to the property at 5am, to get coffee, where I sat in the breakfast area until 530am. As I reached the elevator, to go upstairs, "Paolo" stopped me to accusingly ask for my room number, as if I was not a guest. I left the property again to ride the City Sightseeing Rome tour bus, and do the Colosseum tour. I came back to the property at 230pm, to get my luggage and go to the new hotel. When I reached the hotel, the bed was made and my bags were gone. *AT NO TIME DID I ASK STAFF TO TOUCH OR MOVE MY PROPERTY* I went down to the front desk to find where my luggage was, and the get the key to whatever room it had been moved to. I asked the front desk manager, Romina, for the key and the hotel manager. She stated that the manager was not there, so I asked for the email address of the owner. She stated it was owned by a big company and she did not know the owner; I retorted no, its not a corporate property, its a franchise. She then stated the owner was Mr. Gabani?, but did not have the email address. I went upstairs to get my luggage, and on the way out left the key on the front desk. I was extremely angry my property was touched by anyone, and it appears I am missing items after a quick review. As I got in the taxi, an employee named Ovidio menacingly followed me to the vehicle, standing close to the door, at which point I exited and came back in, even more angry. Another rude front desk staff member named Daniele (male) wanted money, I then advised him that the room was prepaid and the hotel had my card on file. I cannot stress strongly enough to stay away from this hotel. I am an Expedia VIP member, I spent roughly 20k this year with Expedia, and more with Orbitz, Priceline, etc. I am appalled with how they treat customers and I had to file a chargeback with the bank for the remaining two days as I did not stay there. I may chargeback the full amount for not as described/fraud. Please stay anywhere but Best Western Spring House when visiting Rome. I am also emailing Best Western to advise them to pull the branding.

We were in Rome and needed to find accommodation in a hurry. Fortunately, we found this hotel. Adjacent to the Vatican Museum, its first plus was its location. And everything else was a positive from the time we arrived. Our room was spotless, airy and very accessible. Excellent shower and toilet facilities in spacious bathroom. Beds, pillows generous and very comfortable. The restaurant/bar/breakfast area though small, was more than adequate for our needs. Breakfast buffet left us wanting for nothing. But the staff. All of them - front of house, bar, restaurant and housekeeping - I have never experienced such a level of friendliness, helpfulness, courtesy and professionalism. The finest group I have ever experienced. And to top off our stay, I requested a taxi to the airport. The one they arranged was retained by the hotel. The Moroccan driver had very good English (all the staff had) and his good humour added to our stay. As an addendum, my grandson was with us and his 15th birthday occurred on the 2nd day of our stay. We got back to our room after a day sight-seeing and he was greeted by a birthday card and basket of fruit from the hotel. They obviously noted his date of birth on his passport. A nice touch indeed.

The plus is the staff- specifically in the restaurant. Wonderful place for Gluten Free diet. To start- first night we were exhausted and chose to stay in hotel for dinner. I think the waiter was also the cook, since there are very few people eating there except for breakfast. He couldn't have been more accommodating. The menu had enough selection, but the server prepared what we wanted to order, and made us feel so special. Never underestimate a good meal with excellent service. That dinner was one of our memorable times in Rome. Additionally, the hotel has prepared box meals that are Gluten Free- that include cereal, pastry, and other goodies. The wait staff was also very very accommodating. They took their time to show us each item on the buffet (which was a large hot and cold assortment-beautifully prepared), and tell us what was Gluten Free and not. Happily, most items were gluten free. Because of the spectacular dinner, and the great breakfasts, I give the hotel 5 stars. The negative- the room size is small. Extremely small. If one person wants to pass to the other side of the room, you have to sit on the bed and lift your feet off the floor. With that said, the rooms are very clean and you don't spend that much time in them anyway. We opted for the rooms with balconies, and though we didn't use them much during our 2 day stay, it was wonderful to sit outside. Also great to see the Vatican, especially lit up at night.

Stayed in a family room, two adults plus two children. The room was spotless, with bed linen and towels changed everyday. The breakfast was really good and staff were very attentive. The location was also vey good and we felt very safe in the area. Hope to visit again next year.

I went with my 2 sisters, ( all of us early 60s and our mum, 80+) as a birthday treat for our mum. As we would be arriving between 1300-1200 hours we emailed the hotel prior to the trip and asked to be able to sign in on arrival. Unfortunately the room was not ready, and even though they gave us a free welcome drink while we waited, it was annoying to think we were wasting time in the hotel bar when we wanted to get on with the sightseeing. However the room was lovely, in a modern, minimilist style, with a lovely bathroom containing quality toiletries and copious amounts of fresh towels. Our room was a suite with an upstairs area containing a mezanine level where there were two more beds. This area could easily have contained another wardrobe to allow the people using the mezanine to store their clothes there instead of having to come downstairs every time to use the only wardrobe available. The other drawback to the room was that there was no window in it which could make it seem a little claustrophobic. There were good tea and coffee making facilities in the room and a tv on both levels. Also the contents of the minibar were complementary. Breakfast was good with a nice selection of cereals, pastries, meats and cheese. The scrambled egg was delicious but the bacon was a little too crispy for my liking. Wi fi was freely available in the public areas.

We stayed here October 2015. The rooms, although small were adequate for our needs as we were out all day. Rooms were cleaned each day. Breakfast was good, although a small, busy area. Good news for coeliacs, as they are catered for as well. Staff in the breakfast room, courteous. Staff on reception courteous, but didn't go overboard with the smiles. The poor guy on the bar at night was run off his feet altogether, he dealt with the bar, the dining area, room service, taking payments for the drinks and food, clearing away the glasses, plates etc. at time we thought it was like a clip out of 'Faulty Towers', he was always very polite and friendly but he does need help in this area. The hotel was close to the 'Cipro' metro station, bout 7/8 mins walk, bout a 10 min walk to the Vatican and St. Peters Square. Would definitely return.

It is right by the vatican. Yet it's far away from most of the other places. To get anywhere you need some sort of transportation The staff were quite friendly and so helpful. Yet the hotel isn't that inportant.. since you will always be out having dinner somewhere or sight seeing

My husband and I stayed here approximately one week in October for our anniversary in the "Fashion House" junior suite. It was great. The staff contacted me via email about a week prior to our stay to assist with our transfer to/from the hotel and the airport. We chose to take public transportation (one bus to Termini train station and one single train which let us off within 1/2 mile walking distance to Hotel Spring House). Upon arrival, we were greeted at the reception desk and asked to wait in the bar/lounge area where we received a complimentary drink/pastry while our luggage was stored and our room prepared. We received a map of the city and several wonderful places to have dinner. These recommendations by Paolo were probably the highlight of our stay at Hotel Spring House. Every night/day, we asked the staff where to eat and their recommendations exceeded our expectations. Ricardo at the bar/lounge seemed to always be working...and smiling. Everyone in the hotel was really very pleasant. The location of the hotel was great. The "housekeeping fairies" came into our room each day while we were out exploring and serviced the room exceptionally. We should have tipped...seriously! They were remarkable and invisible!!!

This hotel is so convenient for the Vatican Musem and also St Peters Square and the Basilica. All the trips go from just round the corner at the bottom of the steps near the Vatican museum and at the end of a long day (we did an 8 hour trip) , it was so good to know we did not have far to walk. The rooms were clean, the bed comfortable, the water hot for aching feet! A great breakfast to start off each day. Nothing was too much trouble. I thoroughly recommend it.

We stayed 2 nights at this hotel. The hotel was a bit jaded and needs a bit of refurbishing. The room was small but adequate and the bathroom very clean and nice. Breakfast was very good. The service staff were very helpful. The hotel had a private underground parking; this is why I chose it. And also because it is very close to the Vatican. There is a metro stop very close by which will whiz you into town in no time. We took taxis a few times - it cost us 13 or 14 euros to get to the Colosseum. But I do have a complaint against this hotel. When I booked the rooms through Best Western site, I had given a credit card which was valid at that time. It had reached its expiry date before we travelled and I had it renewed (same cr card number, new expiry date). While we were already enroute, a couple of days before we arrived in Rome, I received an email saying that if I did not call back with a new credit card, our booking will be cancelled!! On making an expensive 'roaming' call, they wanted me to send my credit card details by email. I refused, saying it was unsafe - for which I was laughed at!! How ridiculous - everyone knows that one cannot send credit card info by email!! The alternative was to call Best Western line and give them the new expiry date. The local line sent me to an italian speaker and so I had to hang up and try an even more expensive call to an English speaking country. I gave the new expiry date and I was assured that they would inform the hotel but guess what, the hotel emailed me back saying that my booking was still not confirmed (mind you, I had booked 3 whole months in advance!!!). I called back the hotel and finally the lady agreed to take the new expiry date by phone. Why was I put through this agony and expense when I was on holiday when I had done all that was right? Frustrating!!! I blame both the hotel and Best Western booking system.

In a city where hospitality is rare we found an oasis of pleasant people giving great service! The facility is well run by people that seem to enjoy their jobs. The owner is hands own, especially in the restaurant area. We would definitely recommend this hotel to our friends!

To start with it, I probably would give this hotel a higher grading, in alignment with the many positive reviews on Trip Advisor. The location is great, close to the Vatican, the staff is extremely friendly and helpful and the price is right. There is a small bar and a nice breakfast room. I appreciated all these details very much. Neverthless, the single room that I booked (see photos) was just too small, reniniscent of a pullman compartment on a sleeper train. Not that I tend to be claustrophopbic, but this was just too small to be put on the market, as it had more the size of a walk in closet. I did not complain, because I stayed one night only, but if I come back, I will make sure that I get a larger room.

The hotel is located near the Vactican, two metro stations and has plenty of restaurants nearby to have a meal and a drink. The staff were all lovely apart from one lady who was working in the kitchens early in the morning when we went to get an early breakfast who was rather abrupt. The free breakfast is very good with plenty of cereal, bread, pastries, juice, fruit and a fried breakfast with crispy bacon and scrambled egg. The rooms are cleaned every day with free wifi but are a bit small. If I could improve something I would make the air conditioning better. Overall we really enjoyed our stay and thought the staff were very friendly and helpful.

The hotel is well located close to the vatican and "Cipro" metro station in addition to access to buses. If you like to walk you can walk to many places such as Poppolo Piazza or Spagna besides Vatican City. The hotel offers free mini-bar. The single room is very tiny, but if you do not mind that the rest is good. In general it was a good stay (internet was good, breakfast was ok, and service was good).
