    We stayed in the Best Western Plus Pepper Tree Inn on 4th October for one night as a stop off during our West Coast road trip and overall had a really great stay. We have previously stayed at this hotel, and really love it. The check in staff were extremely friendly and efficient upon arrival. The hotel is in the style of a traditional motel with a parking space in front of your room. The hotel room had 2 double beds, a TV, tea/ coffee facilities and an armchair. There was also an outdoor terrace leading from the room which had a lovely view of the gardens and pool area. The only downside was the size of the safe, it was tiny! The whole hotel is surrounded by beautiful greenery and flowers, the groundsmen really take care of the hotel, and there were always staff cleaning and tidying. There are 2 pool areas with jacuzzi's, surrounded by palm trees, it makes for a very peaceful, beautiful and relaxing atmosphere. There is also a fire pit at night and seating area which is a lovely touch. The hotel is located just over the road from a small retail park with a supermarket and several restaurants so lots of places to eat, however there is also a restaurant on site as an alternative. Beautiful hotel, extremely well maintained and we will most definitely visit again on our next trip to Santa Barbara. We are always very sad to leave this gorgeous hotel!

    « Rooms not updated in over a decade »

    For $300, I was hoping for a hotel room with up to date furnishings. Instead, I was placed in a room that was just...odd. There is a difference between a quaint hotel with unique character and one that just does not update their furnishings. This hotel is the latter. I recommend staying at the Beachside Inn if you want to stay in a Best Western. I MORE recommend not staying with this hotel chain if you are visiting Santa Barbara. They could not even be bothered to line the garbage cans in my room. They said the last update was 2004 but if you look at the tiling in the bathroom as well as the carpet, recliners, and illogical placement of furniture, I'm thinking more like 1994.

    This hotel/motel was the darkest room we have stayed in and the decor really needs updating. However the beds were comfy & clean, the shower was one of the best of any of our hotels for ease of use, power and temp control, and there were more nice touches here than in the higher end hotel we stayed in. I.e.: fruit left daily, Large fridge, windscreen cleaned, more TV channels avail, daily newspaper, lots of plug sockets.

    Had business meeting in Santa Barbara and had heard about this hotel. The hotel was clean and very central...the only minus was that they did not offer a free breakfast like every other BW that we have stayed at.

    I stayed here for 6 nights for a conference held at the hotel. I was impressed by how clean the hotel and grounds were kept. The room was comfortable and nicely furnished. The 2 free/included water bottles provided every day I was there were wonderful! The room also included little cookies, coffee, tea, candies, and fresh fruit - which were refreshed every day - which was very nice. Parking on property was included/free. The location was convenient for numerous walking distance restaurants, which was great. The hotel is showing its age a bit here and there, but is very well maintained. The front side of the hotel faces a busy street and shopping center. The back side faces a small road and cemetery. The sides of the hotel are flanked by commercial properties. My room was on the front side of the hotel, so I used the HVAC unit to help drown out the street noise. My room's HVAC unit only had one functional speed of fan, which seemed to be high, so it was quite loud. The staff were friendly and helpful. If you are looking for a clean hotel that is less expensive than some of the other hotels in the area, consider giving this one a try. But please note it is not on or close to the beach. You aren't able to see or hear the ocean from any part of the hotel.

    Although the hotel is a little dated for the price, the amenities are wonderful and the staff outstanding. They couldn't do enough for their guests. This includes the very kind people helping with the maintenance as well as the front desk personnel. The garden and pool area are lovely and relaxing. Highly recommend. I was there 3 nights.

    We we arrived the front desk let us check in 3 hours early. They were friendly and welcoming. Water is complimentary which is rare at hotels. The room was very clean and comfortable. The view of the courtyard was nice. The place is quiet. Perfect get away! Overall loved it! Would come again!

    What a wonderful, warm welcome my group of 51 receive on arrival at this super hotel. The manager was at the bus to greet us, escorted us to the grounds where a coal pit fire was burning bright and welcoming with champagne and freshly made cookies. The rooms were homey and spotlessly clean and our only disappointment was that we were there only one night :-(. Everyone would love to come and re-visit some time in the future but we would highly recommend this gorgeous property and our send off was a raffle of two bottles of champagne too - well done to all staff and would recommend you all divert to this property if ever in the vicinity.

    I was also part of the group travelling through Santa Barbara in October, what a lovely welcome reception we received with such friendly staff. Loved the hotel, our room overlooked the pool area. Wished I could have stayed longer we were only there over night. One tiny thing with the breakfast the next morning you could only have either orange juice or tea/coffee not both, where as usually you can have both.

    The pool/garden area is quite beautiful. The staff are very helpful and nice. The rooms are in need of an upgrade and a little small for the price. Free Wi-Fi is nice. Handy location to the fairgrounds.

    Hotel starting to look tired. Staff are excellent and try hard but ultimately this is a very average hotel in a nothing location. OK for overnight stay but nothing else. Only found one restaurant in walking distance - fortunately it was an excellent fish restaurant - Lure.

    « Pretty Hotel »

    This is a very pretty hotel with lots of colour around the pool area. The staff were really helpful when I thought I had lost my car key. It was actually down the side of a bag all the time, but they rang around every hotel we had stayed in during our California trip, just to check I hadn't left it in a safe somewhere. The rooms were clean and we has one overlooking the pool which was lovely. Breakfast wasn't included and we wanted to get on the road anyway to get beyond LA by lunchtime. On staff recommendation we ate over the road next to Macy's at a fish restaurant called Lure. We were delighted with our meal there and it was an easy walk back.

    Stopped at this hotel for one night en route from San Francisco to Las Vegas. Welcomed by wonderful staff with champagne and BBQ pit fire. (There were a lot of us!). Rooms were excellent, food too in the restaurant on site. Pool and hot tub. Macy's just opposite with a few other restaurants to choose from. Wish I'd stayed longer. Great hotel.

    « Fantastic welcome »

    53 of us were booked into the BW Pepper Tree, for a single night, as part of our West Coast tour, having been on a coach for 10 hours (from San Francisco and Monterey) we were all a little jaded, however on arrival we were met and asked to meet in the garden seating area, here the fire pit was well lit and warming and a champagne and cookie reception set up for us, what a surprise and most welcome. The rooms were clean, spacious and well equipped, down to a bowl of fruit on the table. We ate evening meal and breakfast in the Treetops Restaurant and food and service were both excellent. Every member of staff encountered did their best (and not in a cheesy way) to ensure our needs were met, without being intrusive. On departure the lovely Jess came onto our coach and picked two names from a hat to win a bottle of California Champagne each and then proceeded to offer everyone on the coach some Halloween candy. Customer Service at it's ultimate best, not because of free gifts or the champagne reception but the thought process behind it, the desire to exceed our expectations (and they did) at every opportunity, we were only there for a night but we wished we'd booked in for longer, highly recommend for anyone needing to stay in the Santa Barbara area (plus it's directly across the road from Macy's :) )

    Just returned from a travelling holiday in California and this has to be the best hotel of them all. Obviously clean etc but had lots of added bonus'. Fast wifi, complimentary coffee in reception, coffee facilities in room together with complimentary toiletries , fast check in, lovely hot tub and pool, incredibly friendly and helpful staff, lots of to channels, I could go on and on. On busy road but set back so noise wasn't a problem. Loads of parking and Directly opposite is a shopping mall with Macy's, Panda Express etc. Great value for money and I will be back

    We stayed in Santa Barbra from 10/14 to 10/16. Unfortunately, the first day we found a live spider inside of the bedsheets. This inn is really need improve the status of cleaning. Please send this message to Best Western Plus Pepper Tree Inn.

    Booked via Trailfinders Uk. Lovely staff, clean hotel but dated. There is no soundproofing so you can hear everything going on in the adjoining rooms and out on the street. Pool was good. Hotel is opposite a retail park with restaurants and shops which is handy.

    As part of our family Californian road trip we stopped here for 3 nights. We had no complaints. Comfortable and clean with a basic but decent pool area to relax. Situated opposite a mall that has a Macy's and other retail outlets, there is a restaurant on site, but we didn't use as Santa Barbara has so much quality restaurant choice. There is no included breakfast here but coffee and fruit are available at reception. Also Whole Foods is just a short walk away offering plenty of affordable breakfast and lunch choice. The reception staff here are very helpful and have an excellent knowledge of the area, we took good restaurant advice from them. Our other little gem from here are that the small yet quiet local beaches on Shoreline are easily accessible here, only a short drive away. Highly recommend to those on rare California visits. Rugged coastline off the beaten track, clean beach where you may even spot a Sea Lion or two.

    I loved it here so much! I didn't want to leave. Room was clean. Bed was so comfortable. I had a little patio out to the pool area. The pool area was fantastic. There was an excellent laundry service. The staff were excellent. The little restaurant was good value and there was good value places to eat near by. I was so sad to leave I would not stay anywhere else if I came back to Santa Barbara.

    Out of town most certainly but hey get a taxi or a bus. Great staff, cleaners good and food at the local diner was good and served with a smile. Rooms were well laid out and comfortable but a little noise can be experienced from passers-by.

    « What a beautiful Motel - Highly recommended ! »

    Went to Santa Barbara to visit the city where my girlfriend lived a couple of years ago. We wanted to stay a nice place with a pool. We saw a deal for the Pepper Tree Inn online, and decided to book. It had very good reviews, so we has expecting alot. The motel is located 5-10min from the city centre, but thats okay. Checkin was quick, and the staff very nice. We got the room, and it was lovely, very nice, not outdated like most other motels, and very clean. We loved the little terrace in front of the room with view to the garden, where the pool was. There is free wifi on the hotel, and it works very well... also free parking just outside the room door. I wish we could have stayed a couple of days more... but will deffently come back next time we are in town.

    Outside of hotel was cute and there was plenty of free parking. Rooms were pretty dated, but ours was perfectly clean. Hotel is easy to find, but it is quite far from the centre of Santa Barbara, so you may prefer to drive or take a bus into town. We only stayed here for 1 night as we were driving up the coast, so didn't use any of the other facilities.

    As part of our trip on the costal highway from San Francisco to Laguna we stayed here for one night but so wished we had booked to stay for longer. The room had two kingsized beds in and our patio opened out next to the pool that lay in beautiful flower filled gardens. Although basic in parts, this hotel was my partners favourite that we stayed at on this trip. It was on the upper state side so a good 15 minutes taxi drive to the main high street and pier, but it had a shopping centre opposite that included a Macy's and Tiffany's amongst others. Being further out also contributed to the peaceful and tranquil vibe. The free coffee in the morning was spot on and the staff so lovely and helpful. We wondered over the road to a cafe for a great breakfast and our time in Santa Barbara will never be forgotten. A great price and by far the best Best Western we've ever been too!

    We have stayed here several times always enjoy our time at the hotel. Many extra touches that are welcoming. Beautiful grounds and pleasant staff. Convenient to restaurants and shopping. Easy access to hwy 101

    « The Right Place on Upper State Street. »

    We come once a year to visit family in SB, and have now stayed here many times over the years. It is in Santa B so it is not inexpensive, but for SB a good value. Comfortable beds, a pleasant staff (including Housekeeping), and the pool area(s) are very nice and relaxing. It is an older hotel, but they seem to keep it up to a decent standard. Easy walking to many good coffee shops, restaurants, and shopping. Easy to find right off 101. We plan to stay here again in January.

    Although set in a busy avenue, it is a quiet hotel, where we enjoyed quiet , restful nights. Big rooms, with all the infrastructure for us to buy groceries in a nearby market and have our breakfast in the room. They provide free, stable, and fast WiFi, even in the room. There are good stores, a market, and a shopping mall right across the street. From there we had easy access to all the important and touristic places. Their cordial staff was always ready to provide us with whatever we needed. From trivial information to a corkscrew or cutlery for us to use in the room. No doubt I would choose to stay there again should I go back to Santa Barbara.

    Very clean, nice beds but double room is just double beds. Great coffee in morning. Dog friendly. Nice pool and jacuzzi area and fire pit. About 5 miles from the water. Well kept grounds. Staff friendly and helpful would stay again

    Our car broke down on our way to Pismo Beach, and was towed back to Santa Barbara. Our tow truck driver made sure we had a place to stay and drove us there! Not only did they have a room for us, Derrick took pity on us and gave us a bottle of champagne! (It was our honeymoon!) The next day they were sold out, but when someone cancelled, they got us in that room. Also drove us to the dealership where the car was towed, then to the airport to get our rental car. And recommended a pizza place that delivered the first night. BTW-this property is BEAUTIFUL! Great staff, love you all!

    We stayed here for one night as our stopover in Santa Barbara. The hotel has a good location, and is directly opposite a large shopping centre which includes shops such as Macy's. The room was nicely decorated, and large. We had a balcony which overlooked the pool area. In the room there was free bottled water and fruit which was a nice touch. Next to each bed was an extension cable which helped when charging our phones/watches/etc. One issue is that our shower didn't work - as we had to be up and out early (and didn't notice it was broken until that morning) we had to make do, and reported it on our leaving. The Receptionist was apologetic and said it would be fixed right away. There was free tea and coffee in the reception area, and the staff seemed very friendly.

    Good hotel with all the facilities you could want. It's on State Street which if you drive along takes you into the centre of SB town and to the pier and beach. Lots of great bars and eateries around to cater for any taste. We found that restaurants in California don't stay open past 10.30pm we are so used to The Med of eating late it was a surprise, the bars are open until about 2am though and there are late night snack food options. The hotel offers king size beds full HBO tv, balcony overlooking the pool, on site restaurant. Was just what we needed.

    Nice location with many restaurants nearby and a Macy's across the street. The chairs needed to be replaced in the room as they were worn, but the bed was very comfortable. Wonderful view of a courtyard and pool.

    We stayed here to catch our breath after a three week driving holiday. We found the room comfortable and clean, we had a balcony overlooking the garden and pool. We found it to be a relaxing spot and we enjoyed our stay.

    We stopped at SB for two nights en route from Las vegas to Cisco. If I'd known what a beautiful place it is, I'd have booked another two nights. The hotel is clean, comfortable and friendly. It has everything you need including a super restaurant on site. If you want a walk into town, this isnt for you, but the taxi ride only takes ten minutes/$10. The main drag is State Street where there are plenty of bars, restaurants, shops, etc. The seafront beach is clean and accessible with a short pier in the centre. It's a little slice of unspoilt west coast america. If you like a slower pace of life, interesting scenery and buzzy night life, this is the place for you. There are some homeless folks down near the beach, but they just do their thing and dont harrass anyone. Hire a drophead corvette and go along the pacific coast road to Big Sur, Plismo, etc!

    We had a great stay here for our first ever trip to Santa Barbara. The room was clean and well-appointed and the grounds were to die for. The staff were all friendly and helpful from the reception to the cleaning staff. No gripes here. The breakfast diner was fine (Treehouse) and it was quiet at night - although we were pleased we didn't have a room by the dual carriageway - watch out for that when booking - apart from that - thoroughly recommended

    « Nice stay for the santa Barbara visit »

    We stayed here for 3 nights at the end of our 3 week USA road trip and it was a Nice stay, the hotel is around 4 Miles / 6km from the center of town but on tje same street, state street when you exit the hotel to youre left and drive straight on you are at the santa Monica wharf in 10 minutes, the hotel is quite big allot of rooms and two Pools, the rooms are big, clean ,good A-C units which were necessary because of the 104 degrees during our visit but could do with an upgrade the bathrooms are a bit outdated! Overall we had a good stay and would stay here again!

    « Lovely gardens - great pool »

    Stayed for one night. Arrived rather early and was checked in without the slightest fuss. Our room was nice with all the usual fixtures and fittings. The ground floor rooms come with a patio and the first floor rooms have a balcony. Ours had a balcony overlooking the pool. I say pool there are two pools and two hot tubs one for each side of the complex. The pool is really nice with an eight and a half foot deep end. The gardens are really well maintained and display a range of trees and shrubs. There is an on site restaurant, a laundry and a tiny fitness room. Across the road is a shopping complex with restaurants and a Macy's. Overall we were happy with our stay here.

    Great stay! Rooms are very dated, but it's easy to look over that with the great service provided. Empty fridge, coffee maker with complementary water fruit & sweets. There is complementary tea, coffee water & water at reception if your run out too! There's also a small gym, and a small laundrette. Only negative, is its location. If your going to santa barbara for the beach, then this might not be the best place. We drove to the beach (15 minute drive), and stayed for a few hours and that was fine for us. All in all, it is fantastic value for money and I would recommend!

    Easy to drive and park. Good hotel with helpful staff. We stayed for 3 nights on a road trip and really enjoyed it. Good social spaces if you want to spend some time relaxing after a day out enjoying Santa Barbara.

    Hotel was clean and comfortable but a good few miles ( 4 miles) from centre of Santa Barbara and beach, and basically on a dual carriageway opposite a shopping centre, without much choice of restaurants or bars. The grounds were clean and tidy but not what we expected from the descriptions ..acres of gardens ?where were they! ? there were various welcome meetings outside our room of German tourists having a welcome drink and orientation ..quite entertaining!Staff were receptive and helpful Had breakfast in the restaurant which was ok but quite expensive

    We stayed here for three nights and wished we had stayed longer. The rooms were well equipped, the free water, fruit and sweets were a lovely touch. Housekeeping kept the rooms clean and tidy and well provided with tea and coffee. The pool area was clean and well maintained with plenty of sunbeds and chairs. The garden area was also very pleasant to sit and relax in. The reception staff were helpful and were able to sort out a "problem" with little fuss, giving our friends a bottle of wine and chocolates as a good will gesture. The hotel is not within walking distance to the beach but is only a five/ten minute drive. Opposite the hotel is a small shopping mall. The restaurant next to the hotel was good for breakfast and there are plenty of restaurants within a short drive. Would definitely recommend as a base to explore the surrounding area.

    You will not believe you're staying in a Best Western. Grounds are beautifully maintained, beds are comfy, everything is up to date (flat screen TVs and remodeled bathroom). We were put on a ground floor to accommodate our 2yr old. Restaurant recommendations were great, all service was fantastic. We will be back!

    This is a nice hotel to stay at and pretty clean. If you stay in one of the rooms by the street, it does get noisy as you can hear the cars passing through. Ask for a room in the back..it may be a walk to get there but well worth it for a good night's rest. The bonus is the free water, fruits, and candy! And bath and body works toiletries! Tree Top Conference room: spacious room that already has 2 white boards and a projection screen included. The only hassle was that the door to the room is locked at all times. The lock is the same as the guest rooms in which you need a plastic card to unlock and only the employees can unlock it. This means during the meetings, you have to crack open the door which gets noisy because it faces the street or close it all the way, locking anyone who wants to enter from gettig in. Water, fresh fruit, and candy are provide by the generous hotel.

    Justin at the help desk couldn't immediately find our reservation He piped up with the idea that "we should have phoned ahead" yeah because I predicted how dim witted he would be and that he would search for our reservation by first name instead of last! Room was clean but outdated. No safety deposit box, normally this wouldn't have bothered me but with a slight pull the back door to the room came open when "locked" Pool was dirty, very dirty. Thick brown stain all around the water line, bugs and tree bits floating in the water. Hot tub not switched on. There is a fire pit in the evenings once again you have to request for it to be switched on. If I were you I would avoid this hotel at all costs.

    We only stayed here one night but wished it was more! Good location outside main town so but quieter but near enough to get to everything easily. Pool was a bonus and we were upgraded as we were on honeymoon. Really pretty and well maintained, would recommend staying here

    This hotel was probably the best we encountered on our California/Nevada road trip. We were welcomed by enthusiastic staff at the front desk and advised where everything locally of interest was. Check-in was quick and easy and although we were a little early it was no problem and we were directed to our room just around the corner from reception. Parking was plentiful, free and right outside our door. The room was a great surprise. Very large, clean and with all the facilities we expected. Bathroom was large, bed was huge and there was plenty of seating/working space. The extra bonus was the patio with table and chairs. We were on the bottom floor and only yards away from the lovely pool, Jaccuzi ans fire-pit (which was great to sit by at night with a cocktail) The whole hotel has a distinctly Spanish feel to it and some of the tile work and exterior design is fabulous. We had one of our holiday memory moments when sat in the jacuzzi relaxing just watching a hummingbird flitting around about a foot away from us. The location appears to be about 4 miles north of the beach area and three miles or so to the main shopping areas on State Street, however it is one straight journey down to the main areas and only takes a few minutes. Huge bonus for a sizeable town centre is the parking in the multi storey car parks which seems extremely cheap. Directly opposite the hotel is a large shopping complex (La Cumbre Plaza) including a couple of department stores, several really good restaurants and brilliant Vons grocery store where we filled up on snacks and breakfast stuff. (Apply for a Vons card if you are there a few days as the discounts are well worth having) All in all the hotel was clean, very good quality in a safe area with easy access to all Santa Barbara has to offer. We are definitely going here again!!!!!

    We only had one night here which was a shame. A good size room with sofa, micro wave and patio doors straight onto the garden and pool area. Reception staff very helpful and friendly. A short drive to the town, pier and beach areas. Would recommend this hotel.

    Had to get a last minute room for my elderly mom who lives in SB and had unwelcome rat/mice guests at her home. Derrick helped me reserve a room at a comparable online rate, and also provided a shower chair, for her safety. I stayed here a year ago, when SB (and most of the West) had a horrible, long lasting heat wave...I experienced then, and today again, the best, most helpful staff:) We have also had family members stay here, since then...all have LOVED their time there, the pools/spas, and the fire pits:)

    Stayed here for two nights on our trip as a little stop before LA. Hotel was lovely with a jacuzzi pool and fire for when it got chillier. A little bit away from the main street but we just got the bus down to the main strip for 1.75 which isn't much at all. The hotel offer a pick up and drop off to the train station which is brilliant for saving on taxis as the taxis in santa Barbara are way over priced. But the hotel always helped us with where to go for dinner or what to do during the day. Would definitely stay again if we go back to santa Barbara.

    Arrived after a fraught day, nice quick check in by the staff on desk, who provided local info, as well as details as to breakfast. Room were nice and clean, hotel quiet, and beds comfortable. After a meal in the evening, we sat around the fire pit, supping a few bud lights, and had a great time. Day out followed, after speaking with the guys in reception again, and getting the low down, did the same at the night, check out was painless, cannot recommend the place enough, well done.

    When you hear Motel, you think basic accommodation that does the job, but is nothing special. That isn't the case here! To name a few, the Inn has a good sized pool, a fire pit, massage facilities, a gym and guest laundry facilities. We got married a couple of days before checking in here, and had those cheesy "just married" tshirts on (much to the dismay of my husband!) When checking in, the chap behind the desk noticed these and arranged for a complimentary bottle of champagne to be sent to the room. We thought this was a lovely touch and spent an hour after a meal out sat by the fire pit drinking it. The room itself was HUGE. Big comfortable bed, two sofas and a balcony. The bathroom was small but in two parts, so a sink in one room, and a bathtub and toilet in another, which was handy. The room had complimentary fruit, water and a few sweets too, which was nice. A good sized fridge too, which is empty so you can use it without worrying about extra charges incurred by accidentally knocking a premium priced can of coke! Oh and you get a newspaper each morning too. The hotel isn't within walking distance of the seafront which is the only downside, however as long as you have a car, theres plenty of parking near the beach which isn't too expensive. In addition there are several places you can park for free and for as long as you want, after 18:30. I'd definitely stay again, as we were made to feel so welcome. This is definitely the fanciest "motel" ive ever stayed in - nicer than some upmarket hotels i've stayed in previously.

    We stay here regularly and have always been pleased with our rooms and service. It's not within walking distance to the beach, but it's generally sunnier and more low key. There's an okay coffee shop on the property, but you can hop in the car and head a short drive down State St. where there are many other great restaurant options. You can also just walk across the street to the mall if you are looking for something quick and are without a car.

    On arrival at Best Western we found out that our travel agent had messed up our booking. Thankfully we were being checked in by Anthony, the New Yorker, who was excellent and went out of his way to help us by calling our agent and figuring out what had gone wrong. He was brilliant, with a great personality and made us feel very welcome. We enjoyed our time at this hotel, the rooms are a little dated but adequate for what you need. The pool area is great with a nice jacuzzi and fire pit. I would recommend this hotel if you are visiting Santa Barbara. Thanks again to Anthony for stellar service!!!

    A little pricy for a Best Western but other than that the room was cozy and clean. Everything in Santa Barbara is easy to get to and the location of the hotel seemed to be near the middle of everything. The staff was absolutely the best. If there was a different rating for the staff it would be 5 stars. The only thing I did not like was the stairs to get to the second level it was not convenient when you have luggage. There always seemed to be a cleaning bin in the narrow 2nd level walkway which made it harder to navigate with or without luggage. So given the price, stairs and the crowded 2nd level walkway they get only 3 stars.

    Pros: Very friendly and helpful front desk staff. Nice lobby area with gift shop, coffee station, business center and sitting area. Hotel walking distance (3min) to a steakhouse (Chucks) and across the street to Lure Fish House. Really nice courtyard with well maintained grounds, pool and jacuzzi. The king deluxe is a nice sized room. There is a nice patio or balcony area outside the room facing the garden area. There is a nice restaurant / coffee shop that is great for breakfast (not included at this B/W) and lunch. Cons: The bathroom is pretty small for a room this size; the sink area is small and the shower / toilet room is quite small; The room is nice and good size but a bit dated and could use some new sheets and towels. The carpets were quite dirty and had stains that were large and icky, some right by the bed. The parking in some areas are very small and thin, not really able to fit a standard car and certainly not a big SUV that a lot of families travel in.

    I have stayed at the Peppertree Inn in Santa Barbara for over ten years whenever I visit my father. This hotel is a relaxing place with charming outside garden spaces, two inviting pools and Jacuzzis, and comfortable rooms. Each room has a mini fridge which is an added plus for storing leftovers. Cute (?????)? patios overlook the grass lawns and pool areas. The room prices are pricey, but all of Santa Barbara is pricey. Close enough to downtown and beach that it is still convenient.

    I stayed here for a Sunday night, having a business meeting the following Monday morning. Checked in at 5pm, Sun was out and many folks at the central garden pool enjoying the hot weather and sunshine. I had just made a 4+ hour drive from Santa Cruz, and all I wanted to do was to grab a dinner and then rest up for the next day. Check in was smooth, no problems with the reservation I had made through.....Trip Advisor....my first time booking through TA. All went well. Drove around to my part of the hotel, walked up the flight of stairs, and my room was within 50 feet of the stairs. Nice. No long walks. Room was good, older, kind of funky fun things like weird handles under the lampshades to click on the lamps. Pull the handle again, lamp goes out. It's a simple lever pulling a chain, which turns the lamp on and off. If you're looking for classic wall light switches, look under the lampshades and you'll find your way to some light. Bed? It was soft. Not the highest quality linens, but good enough. Pillows, plenty of them. Nice bonus feature, a real balcony and room to sit down and look out over the pool area. Bath was typical of this age of hotel, tub/shower combo with toilet snugged up nearby, door separating the bath/toilet room from the vanity and "changing room" with teeny closet to hang clothes. There would be my one major criticism, the tinest of closets, and with robes and other things hanging already - not a lot of room. Internet was fast, not screaming but fast enough. Fun note, you are across from a classic Mall with Macys as an anchor store. 1 block further to the southeast was one of the best WholeFoods I've been to. In all, I'll return. And I'll have to, because I have new business in Goleta and this will be my new home base. Thanks Pepper Tree!

    What a fantastic motel in the heart of Santa Barbara, conveniently located across the street from Macy's. This motel has everything from complementary robes to bicycles for their guests, no free breakfast, but there is a very nice onsite restaurant. Rooms surround a luxurious swimming pool.

    The hotel looks nice from the outside, nice swimming pool, cute lobby and convenient parking in front of the room. Very kid friendly, even gave a beach ball to play with in the pool. The rooms were basic, and dated. For the price, it was a bit of a shock. We know the area is expensive but you're not in the centre of Santa Barbara. It's ok for one night, although we did have a couple of cockroaches in the room. With a sliding door on the ground floor, I guess critters can be expected. The swimming pool was nice, the hot tub was not hot at all. If we had to do it again, we would stay further out in a nicer place. There isn't much to do in the area of this hotel, so you have to get in the car anyway.

    We stayed here for one night to attend an event at UCSB where our daughter attends college. Location to school was within 15 minutes - we had no traffic concerns during our stay to get to the college. Location to down town SB was good. There is a restaurant but we did not eat at the restaurant. We feel all SB hotels are overpriced for what you get. We paid $299 plus tax/fees. Room was clean, beds comfortable. Wallpaper needed some touch up. Customer Service was good at the front desk. We would stay here again but again it is expensive for what you get.

    The hotel was a cute traditional Spanish style decor. The room was clean. They had a restaurant & bar plus the hotel was within walking distance to Panera Bread where we went for breakfast in the morning. We enjoyed the spotless pool & jacuzzi while we stayed. The pool area is very pretty adorned with beautiful trees & vines in a park like setting! Nice quiet hotel with all the amenities one needs for a relaxing getaway!

    We stayed one night and that was plenty. They advertise having heated pools. Only one pool was heated and they ran out of towels for the pool so we had to wait for some to be washed and dried. The staff were not overly friendly but also not rude either. The outside was nice. Pool area clean. The rooms were nice. Beds were comfy. The restaurant on the site was a very convenient place. Upper floor is where we stayed with a nice balcony

    Two night stay at this hotel which is located on one of the main roads into Santa Barbara. Well equipped rooms and bathroom a bit dated and small but pool area great for a hotel of this size. Staff helpful and within the grounds is a convenient diner/restaurant that serves a great breakfast. Opposite the hotel is a mall with a selection of places to eat - something for everyone. We used the local bus to travel into town - bus stop just down the road from the hotel.

    You get what you pay for with this hotel. It's got basic facilities plus a swimming pool. However, we found the location to be frustrating as there weren't really any good restaurants within walking distance. So on our first night here we arrived at about 8pm and in the end had to get our food from the supermarket down the road as the restaurants nearby were pretty appalling. But overall, this hotel provided a decent stay - just remember that you will need to drive to find anywhere nice to visit / eat!

    The Pepper Tree Inn is so cute and fun. The rooms are comfortable and the grounds are beautiful. The pools and gardens are very nice. I love the tile work and spanish architecture of the buildings. I had a wonderful balcony that looked over one of the pools. This was a very relaxing room to return after a hiking, paddle boarding and hanging out at Fiesta. I am a parent of a UCSB student and the Pepper Tree is a great place for parents to stay while visiting their child.

    The driver from the airport was wonderful, he did say I could get a ride, but later the staff said I couldn't. That was a disappointment. The grounds were nice and lush, the pool and garden area was clean and serene. The room was super small for a room for two people in two beds. We could harder walk about in the room. Very tight, The shower, towels, tv, frig, microwave all acceptable. The air conditioner, sliding door and screen was old and needs replacing. All in all a nice stay, expensive but a nice stay.

    Before heading to this hotel we read a few rather negative reviews and drove there a little fearful about what awaited. But I have to say it was great - we stayed there for five nights, the longest stretch in any one place of our three week Vegas/California road trip. OK, it's not The Cosmopolitan in Vegas, or The Adagio in SF, but it's described as lodging style accommodation for the family, and this is what it is. Positives - very clean, all the staff are excellent, very friendly and hard working, the pool area and little outside sitting areas that each room has are great, the fire pit area is nice to sit at at night, there's free wi-fi, free parking, free fruit and coffee available 24/7 in the lobby, the gym is decent, very good laundry facilities, there's a nice mal just across the road which has a Starbucks, Macy's, Vons (which is great as there's a big fridge in the room which you can use to store milk etc, so buy your breakfast cereal, yoghurt, beer etc from Vons and store it in the room rather than eating out every morning). It's not downtown, but a ten minute drive straight down the main thoroughfare, State Street, and you're at all the best bars and restaurants and shops, and another five minutes and you're at Stearns Wharf and your choice of beaches. There are some negatives - for four of us (two adults, two teenage kids) the room was a little small, storage space was an issue, but manageable, and certainly the air con unit was very loud in the room (too loud to have on at night, though the hotel provided us with a fan which did the job of cooling the room at night). All in all the place really grew on us, and the positives far outweigh the negatives/issues.

    Hotel is adequate but rooms are cramped and old fashioned. Air conditioning is poor and hotel is a long way from the sea front. Staff are very friendly and helpful and on site restaurant offers wholesome traditional fare albeit with a feeling you've travelled back to the time of the moon landings!

    This is a great little hotel with lots of local charm and character....unlike other Best Western hotels we have stayed in, which are on the functional side, this place has a bit of Spanish charm to it. Low rise (only two floors high) with interconnecting rooms available (a godsend as we are travelling with our three young kids aged 10-7). We had rooms on the ground floor so we had a patio overlooking the pool. They have nice touches like the water and snacks in the room are included in the price, there is a fridge... the staff are super friendly. The hotel is out of the main bit of town but its totally fine and only a 5 -10 minute drive into Santa Barbara proper. I really rate this place and the kids have said its one of their favourite hotels so far - probably because the pool is great and our rooms lead right out onto the pool deck.

    We really liked this hotel. We had a great room - spacious, nice and clean and a lovely bathroom. The bed was almost luxurious and the most comfortable of the 9 hotels we stayed in during the holiday. We had a good balcony with a nice garden/pool view. The pool area was lovely and clean. We had lunch in the restaurant next door and it was reasonably priced and our food was really good. Huge portions! The reception staff were friendly and efficient. There was a supermarket across the road, which was handy as we were on a flydrive and needed to stock up on bottled water, etc. The only slight drawback for us was that it was a short drive to the beach and to the long road where all the restaurants were in the evening. It was too far to walk and if you're on a flydrive, you don't actually want to drive in the evening as well. But we did end up having to drive. It wasn't a problem though and didn't detract from our stay. We were only here for one night. We actually came away from this hotel thinking that it was great value for money and we would definately stay here again for a night or two.

    This property is large, easy to find, and our room (King bed, non-smoking) was perfect for an overnight stay. The front desk staff was friendly, and efficient. Our ground floor room opened onto a patio with table and chairs, and a lawn/garden area. Coffee and fresh fruit were available in the lobby, while bottled water, and complimentary snacks (cookies) were in the room with coffee/tea-making machine. The USA Today newspaper was delivered to the room each morning. No breakfast available at this Best Western Plus property, but there was a restaurant next door that had an extensive menu. I would definitely recommend this Hotel if you are in need of accommodation in Santa Barbara.

    My teenage daughter and I stayed here for one night on a long road trip. The hotel was cute. It reminded me of being at my grandma's, but in a good way. The furnishings were homey and comfortable, but still felt clean. The room was large and the beds were comfortable. We had a nice, large deck where my daughter enjoyed sitting in the sun. Everything was clean. I wouldn't hesitate to stay here again.

    A older property that has been extensively updated. The overall room condition was OK to good. However, the room is quite small and the bathroom complex is very small. Finding a bug in the bed linen was a serious downer and the hotel staff seemed neither concerned nor overly generous in their approach toward ameliorating the condition. Lodging in Santa Barbara is pricey overall but I did not feel like this hotel was a particularly good value.

    Peppertree Inn is a great hotel with 2 pools and a good restaurant. The location is great, close to the 101, but so quite and tranquil. The staff is friendly and professional - always ready to help with suggestions or offering something to make your stay even better. Free water, fresh fruit and a bowl of candy in the room make you feel more than welcome. The only downside: The rooms (specifically the bathrooms) are very dated and could use a refresher.

    This was our 4th hotel on our California trip and a disappointment. The staff were very pleasant, but the room let it down, it was like something out of the 50's, had a musty smell and the AC unit was so old it didn't look safe. The pool area didn't look too inviting either so we spent all our time away from the hotel.

    « Front Desk needs to pay better attention to details »

    We made this reservation for the pastor celebrating my daughter's wedding. Upon request of the front desk, so that check-in would go smoothly, I arrived early to pay for the reservation and to add the pastor's name to the reservation. I also paid extra for late check-out. When the pastor arrived he was not allowed into the room because his name was not added to the reservation. Sadly I was at the rehearsal dinner and did not have my phone on my person. This resulted in the pastor waiting over 2 hours to get into the room. This was extremely embarrassing for me. When I spoke with the front desk I thought to remind them that I had paid for late check-out (6pm). He didn't immediately see the fee and initially told me that the room did not have late check-out. Once cleared up he said he would put a note on the account so there would not be an issue the next day. Unfortunately this didn't help either, as I received a call when the pastor hadn't checked out of the room on-time. Fortunately I had my phone this time so the issue was resolved without inconvenience to the pastor. With all of this confusion and inconvenience I did not receive even an apology. With so many other hotel options in the area, I will not be staying at this location again.

    This was the nicest Best Western we visited under our roadtrip along the whole West coast! Very comfortable and quiet and close to a Panera Bread where we had our breakfast. Free parking and wifi was included! We enjoyed the location since we came off the highway and wanted to stay somewhere nice but still convenient with the car. We had an excellent good nights sleep here!

    This was our second time here and we stayed for 5 nights. For us, the hotel couldn't try any harder. Rooms are very clean, free fruit in the room and coffee at reception. Pools are lovely and clean with sun lounges, perfect to relax after a busy day. Staff all very helpful and friendly. Out of the centre of town, but an easey, relaxing drive in. Not a great selection of places to eat near the hotel, but we ate late afternoon and then relaxed by the pool, so not a problem. Moby restaurant on the pier was superb. Fire pit was lovely to sit by in the evening and even though we are very happy with our own company, met some great people from various US states, Ireland, Holland and Germany. Thanks Pepper Tree, we will be back.

    Excellent welcome and help from the front desk on arrival. Rooms for our party were all booked close together. Loved the water robes coffee and fruit in the room. Light and bright room yes could do with some updating but a great place

    What really made for a favorable impression were the EXTRAS. These included bottled water, fresh fruit, a make-up mirror, robes and a microwave; things that are often not always available when traveling. Each room has a balcony or patio opening onto an interior courtyard with pool and a grassy area with lovely mature plants. We were happy breakfast was not included! There were were two outstanding bakery/cafes less than a mile down State Street (Jeannine's 3607 State Street) and (Renaud's 3315 State Street). There is also a Panera's across the street, and a convenient generic restaurant on the property.

    Santa Barbara is a fantastic town to visit with a great story to tell. There is a lot to see and do and the Pepper Tree Inn is a great base to do it from. We'd already done loads in the week before arriving so stayed at the hotel's pool all afternoon which was fantastic and relaxing. We visited the town in the evening. The check-in was great and the ground floor rooms we had backed onto the pool area.

    We stayed two nights, no electricity the first morning, no electricity on the second day, so no tv, no internet, no microvave, etc you get the idea, paid almost $300 a night. The place is a dated old resort, resort? Others in our group had plumging problems with no relocation, I may as well rented a storage unit, on the up side they did apologize

    Hotel was average and clean with plenty of restaurants within walking distance. Service was pleasant and helpful. Just disappointed that breakfast wasn't included for the price. Not really close to any Santa Barbara activity or pier. Thanks

    Yes this hotel costs a little more than most, but you do get the extras. Bathrobes, wonderful products for the bathroom, lovely sofa and recliner in room, and a balcony overlooking the swimming pool. Yes would recommend this to friends and family. Check in and out very easy and very obliging, giving us a map and bus stops etc.

    Thought this hotel was more than adequate and a nice surprise!! Large room, comfortable bed, fresh fruit and a small patio where we sat outside and enjoyed coffee and the newspaper (delivered to our door in the morning!). Nicely decorated, friendly staff, and landscaping was beautiful. It wasn't that close to town but that was not a necessary criteria for us. I wished they had a continental breakfast but we had a good breakfast at the adjoining restaurant. I won't stay anywhere else if we are in the area!

    Good value hotel in good location. Although it's a couple of miles, State Street takes you straight to Downtown Santa Barbara and the beach. The staff are friendly, rooms clean and service efficient. Only complaint was the restaurant closes a little early at 8pm. Otherwise an enjoyable stay.

    This is what is says on the tin- a perfectly adequate best western hotel. Very clean. Great wifi. Self service Laundry room. Friendly staff. Good diner on site also. Major drawback is location. A can to downtown is on average $10 but a taxi can be up to $30! If you want to have a drink with your dinner in the evening it can make it quite expensive. If I could go again I would pay the extra for a better location for sure.

    I liked this hotel. Rooms were big. Lovely balcony. They sent us a bottle of champagne as it was our honeymoon which was a lovely touch. Shops directly opposite. Bit far from town but there was a bus service which was handy. Didn't use the pool but heard it was good.

    This was our first experience with best western plus inn chain and I was really happy with it. Hotel is well located with macy, whole foods, pandera bread all in vicinity. All the rooms come with microwave which is a boon to us vegetarian Indian travellers.

    A comfortable and reasonably priced hotel in a lovely town. Its a bit far from the centre of town but if you are driving that should not be a problem as there is plenty of parking in the town. The attached cafe does a good breakfast but is charged extra.

    We were well impressed with this Best Western. We stayed 2 nights as part of a California road trip. Santa Barbara is just a beautiful place and you must visit. The hotel has free parking which is a plus. The staff were efficient and checked us in very quickly, the room was a good size with fridge. The bathroom was also good size and clean. Bed was comfortable. The hotel offer free WIFI (although you cannot stream - so no Netflix etc). The pool is a very good size, hot tub is also large and well heated. They have a lovely fire pit in the evening also. Overall, extremely impressed as thought it would be a basic 2 night stay but pleasantly surprised. We had breakfast in the hotel cafe on the last morning - the portion sizes are HUGE. Ordered granola and a cinnamon bun (or something) - the bun was massive and didn't need the granola - keep in mind when ordering!! LOCATION - you are on Main street so 10 minute drive from the Mission, Courthouse and all the beautiful little shops and restaurants that lead down to the seafront.

    I have stayed three times now. I always enjoy the pool, hot tub and gardens here. Dog friendly. Plenty of parking. Close to Whole Foods, Chipotle, El Pollo Loco, Max's, Jeanine's. Ask for a Deluxe Room or the Peppertree Suite for a larger room and couch. NOT close to downtown, but I always have my car. I don't care for the on site restaurant. NO free breakfast.

    We stayed here on a quick trip to Santa Barbara. The hotel is well maintained and the staff was courteous and efficient. The rooms are well maintained and are "quaint" with an older period feel to them. The pool and garden areas were well maintained with beautiful tile work throughout the grounds. We loved the closeness to the 101, being a couple blocks away so no noise but easy to jump on to get around

    I booked this hotel mainly because of the facilities it offered- the spa and the fire pit. We arrived and checked in about 5pm, then went to explore the waterfront and have food. We wanted to use the spa at 9.10pm but were told it closed at 9. Ok, we can sit outside by the fire pit.. Nope, they switched that off at 9 too. So basically I could have booked a hotel much closer to the town centre if I had known that. Instead we are 4 miles out and have a 24 hour shop to entertain us.. Not happy!

    we booked this on the fly, based on the internet price. We were surprise, super friendly staff, gave us discount card for a local restaurant. Rooms were clean and large, with fruit and water for guest, no extra charge. A bit farther away from all the shops and restaurants of State Street, but not too far.

    If you don't mind being about 4 miles (10 minute drive) from the shops and restaurants of State Street, this is a really great choice. Highly recommend a room with a pool view balcony! Only complaint is that the pool was not heated enough (at all?) during our stay and was very chilly.

    « Bit dated but service was great »

    We stayed at this hotel for 2 nights. We were greeted upon arrival by the lovely Peter, who not only upgraded our room to a suite foc, but also gave us the keys to a couple of rooms so we could choose the one we preferred. We settled for a ground floor suite overlooking the garden area. The decor was dated and was fairly dark, but everything was good quality and in working order. Peter also gave us a map of the City and pointed out the best places to go whilst we were visiting. We both slept really well in the bed, which was large and extremely comfortable. Only bad points were that you had to drive or take a bus to get down town, and the decor was dated as previously mentioned. It was made up with very good service from the staff.

    While the staff at the front desk upon check in was very pleasant and the grounds weren't to bad around the pool area and the rooms were set up well for easy access to the garden/pool area the rooms themselves were severely lacking! I will not be back. I realize it's Santa Barbara and rooms are typically pricier but $330 for this was an absolute joke! Three housekeeping personnel were leaving our room as we parked. The bathroom floor had leaves and twigs on it. There was a hair tie and other random items on the carpet in the room, making us wonder if they had even vacuumed. The decor was ancient, the sliding screen door hardly worked and it was extremely noisy. You could hear everything going on outside such as traffic and conversations. The wall shook in the room every time the air conditioner turned off.

    Stopped here for an overnight stay whilst traveling down highway 1 arrived at 8:30 pm. On asking reception if they had a restaurant on site the lady looked a little sheepish and told me yes but was not sure if it would still be open, we we duly found out it was not, she also told us there was a mall over the road that had plenty of restaurants, yep they were all shutting too. We ended up with a picnic from the supermarket. Room and bed were OK , the bed being v comfortable.

    Hotel was nice. It was easy to get to off highway. The room and bathroom was Clean . There was a nice small pool and jacuzzi . The Only problem was the beds were not comfortable, we all had sore backs in the morning. Not sure if just are beds or all of hotel.

    Very nice rooms with all amenities... Good attention to detail in putting things in the room from a sanitized TV remote to a microwave, from adequate water to fresh fruit. Very good outlets nearby to fulfill all needs; chipotle, pizza outlet, Chucks a great steak restaurant, Macy s, Sears, Vons supermarket and what not. Only flip side is that the State Street centre point is about 4.5 Kms away and the pier is close to 7 kms away. But nothing should dampen your spirit as Santa Barbara is the best place in the world.... To be honest, I am obsessed with Western Europe , the only place which matches in class and ambience of Western Europe, of course with much better weather, is Santa Barbara. Plus, we loved this hotel as we were welcomed, rooms were clean and people were helpful. Cheers!!

    Wonderful staff and elegant rooms:....Rose bushes, view of the pool from your room, balcony with chairs, refrigerator, microwave,fresh organic coffee in the lobby, comfortable bed, many sleeping pillows, and much more. Amenities are well worth the price. Can't beat this spot in Santa Barbara. I Il always remember the amazing early 4:30 a.m.welcome by the morning gentleman staff working in the lobby, wish I would've gotten his name, just wonderful!!! Thank you!!

    Staff was friendly and helpful. Hotel is in a excellent location to get around. One block from the best restaurant in town. Chuck's Hawaiian steak house. Room was clean and overlooking the garden area. There is a fire pit and chairs in the area and got very noisy at night with people sitting around and drinking. Parking is a little tight. Overall nice place to stay in Santa Barbara.

    The Pepper Tree is a Santa Barbara staple. A a great value considering the usual prices in SB. Yes, it is a little older and the rooms are dated and the bathrooms are interesting, but the place is clean, the beds are nice, the staff is great and the location is awesome. The pool and the gardens around the hotel are very nice. Breakfast at the Tree House which is on their property was great and fast!

    Definitely not my style. Tried to save a few buck because I was flying solo on this trip, but now regretting it. The room is okay. Bed is not uncomfortable and decent room layout with couch and recliner. But walked in and TV didn't work and fridge was full of water from being unplugged. Looked like the room had been vacant for weeks. Like it had once been really nice 20 years ago but is now run-down. Just a little grungy. Nice little balcony with a couple chairs and table. Bathroom is small and dated, but functional. Though I will say the towels are very nice. They might be the highlight of the place. I'd call this one good for families and those on a budget but not so much if you're looking for a higher end stay. Also, the location isn't what it seems on the map. Fooled me into thinking it was closer to downtown than it is. And watch out for the construction site next door if you want to sleep in.

    I was very pleasantly surprised at the quality of the hotel and the great location. Very close to the beach and casual dining. On check-in even though we were a couple of hours early they accommodated us and gave us a great room on the second floor with a nice view of the pool. I highly recommend it and would stay here again and recommend it for my friends.

    Loved our stay. They did give us the wrong room but when I called they fixed that. The grounds were beautiful. They had two swimming pools and two hot tubs. We had a nice patio on the ground level facing the gardens and steps away from the pool. The bed's were comfortable. It had a chair in the room. Tv, coffee maker, microwave and refrigerator. Free wifi. Free bottled water and fresh fruit. Also some hard candy.Loved having robes in the closet. Nice shower with a great shower head with 4 options. Loved how the remote was put into a sleeve saying clean remote. They had coffee and some fresh fruit in the lobby. The grounds were beautiful. The also cleaned your windshield in the morning. We really enjoyed our stay and would definitely recommend it and stay again.

    we were driving down The Big Sur on a tour organised by a travel company so were surprised ti find they had booked this hotel as it is miles from the City centre in the middle of nowhere. Didn't want to drive into centre so had to take e longish bus journey. Saw plenty of hotels near beach/ city centre including another Best Western. Also when arrived the lights in my room didn't work. Having told reception was told to wait there until someone came to fix them. An hour later I gave up and we went out.

    We were in Santa Barbara for just the day and decided to spend the night. Nothing fancy, just a place to sleep for less than $250. This hotel is older, but clean with pleasant suprises. The room overlooked pool and had a patio and a screen (slept with doors open). The lights in bathroom were automatic, it had a large magnifying mirror on the wall, Spanish tile in bathroom, tub/shower with door, nice amenities, it was just perfect. (No elevator in the building we stayed in, we were on the second floor, not a big deal) Also 2 bottles of water, coffee maker with package of cookies and fruit awaited us. The restaurant had a diner feel! Excellent for this Jersey girl. Nothing fancy indeed, just right.

    My partner was doing work completing a work-shop over at Heart's Therapeutic Center. This was an excellent starting point for anywhere we had to go in Santa Barbara. Additionally, the 5-points plaza located in front of the Inn was very convenient for shopping and dining. The stay was very pleasant. My only recommendation would be to renovate the gymnasium.

    This was a lovely little hotel, and the staff couldn't have done more to help us. There were little extra touches that made it really nice, fruit in the room and bottled water, fridge & microwave... It was spotlessly clean and the property was very well kept. It is on a main road but wasn't noisy. Felt a safe location for the family. Only down, which we knew about before we booked was no buffet breakfast included.

    We stayed here for two nights as part of our West Coast road trip. Miles from anything worth seeing or doing. Tiny rabbit hutch sized room for a family, a bathroom like something from the fifties and far too much clutter and unnecessary furniture. Noisy guests next door and engine fumes from the car park right outside the front door, which had huge gaps. Really not great. The only decent part was the pool and hot tub. Couldn't wait to leave!

    We wanted a place conveniently located to downtown Santa Barbara. perfectly fine place for one night to visit SB and surrounding area. Place was clean, but definitely in need of an overhaul. Plumbing is old (almost impossible to turn the shower valve).

    We had a nice stay at BW Pepper Tree. The Staff was courteous and helpful. Our room was a good size with a couch and a recliner chair for extra seating. We loved our balcony looking over the court yard and pool. This is not a fancy place but it was perfect for our stay!

    We stayed in. a BW "plus" in Idaho and were very impressed . We hadn't been to a BW in decades and were very pleasantly surprised . So we decided to stay in one again in Santa Barbara . DISAPPOINTED ! In Idaho we got a very nice complimentary breakfast including made to order omelette . In Santa Barbara we got NOTHING . The room in SB was OK but on the shabby side . Free WIFI but so bad I couldn't get Netflix on it . The kid at the front was helpful but a bit too "sucky" .. We got a good price through Priceline .

    I was to spend Easter weekend in Santa Barbara, booked a 2-night stay at Pepper Tree weeks in advance, and got a fair rate. So I drive up from LA, planning to check in, and then attend Good Friday services at The Mission. Well, everybody and their grandmother had the same idea. STOP-AND-GO traffic pretty much the whole way. GRRRRR! Got to SB with just enough time to be a few minutes late for mass, so, check-in had to wait. The service was awesome, but by now I'm pretty tired, and as Good Friday is a day of fasting, I'm pretty hungry, and therefore, pretty irritable. I go to check-in at Pepper Tree and this Anthony fellow behind the desk steps forward and the first thing out of his mouth is, "Welcome back!" [Seriously?] I've stayed here a few times over the years, but surely not enough to be remembered on sight. This guy must see hundreds of people a day. "No, no...? he assured me, " I do remember you, maybe not your name, but that you have stayed with us a few times." [Wow!] Check-in was effortless, and Anthony could not have been any nicer. As there was no line, we chatted about bands we liked, and the unpredictability of traffic conditions in California. He charted out my room location on a map of the grounds, showed me the Wi-Fi access codes, wished me a pleasant stay and told me to let him know if I needed anything. Although still hungry, and still tired, maybe I'm not so irritable anymore. I'll unload the car, get situated in the room, and go get something light for dinner before settling in. I wasn't there 8 minutes before I locked myself out of my room, key cards on the dresser. [D'OH!] On the walk of shame back to the lobby, I planned on cornering Anthony to discretely explain my plight. A tour bus must have pulled in because the lobby was packed. I remember thinking to myself, It's OK, it's OK, you're the idiot who locked himself out, just wait here quietly until it's your turn. Nope! This young guy appears out of nowhere, leans over the counter and asks, "Is everything alright with your room, sir?" [Oh sweet Jesus, he remembers me too!] In a whispered tone, I sheepishly explained how I locked myself out of my room. With a smile, this kid programs another card and hands it over the counter. "I will bring it right back, I swear!" "No need sir, just turn it in at check out with the others." ?Nope, nope, nope!?, I said. "I couldn't handle the two you gave me at check-in; I certainly can't be trusted with three!" He laughed, I laughed, Anthony, busy with another guest, gave me a grin and a thumbs up, and off I went. The rooms here are very clean and very comfortable. The inward courtyards that every balcony overlooks are serene, and painstakingly maintained. Yes, there were a few young families with little kids staying there, and yes, they were a little loud in the courtyards. But they were hopped up on jellybeans, excited about the Easter Bunny, and they were little kids. By 7pm they were all tucked in, and not another peep out of them. At night, their parents gathered around the fire pit, chugging well deserved beers, and speaking in respectfully hushed tones. The staff at Pepper Tree could not be any sweeter. From the housekeeping ladies with the friendly smiles, to the men who maintain the pool and proudly tell you the names of the flowering vines that drape over your balconies, to my new best friend , Anthony in the lobby. When I checked out on Sunday morning, the woman assisting me also remembered me from a previous stay and said she hoped to see me again. Indeed she will. So, if you're on the fence about Pepper Tree, just do it. I promise you'll enjoy your stay.

    This was another one night stopover for us on our holiday. The room was good value, clean and tidy and had a laundry that we badly needed to use which was great. Location wise was probably not the greatest as it was not within walking distance to town, however there was a shopping mall directly opposite if you needed it. Staff were friendly and helpful and it was relatively quiet but there weren't may guests the night we stayed. Good for a quick stopover but certainly not one for a romantic night away or to explore town.

    Gorgeous pool and heated jacuzzi... Get a ground floor room and you can just pop in and out to your room from pool which is a gorgeous sun trap!!! Room basic but clean.. Our telly didn't work but didn't bother us... Not very close to d 'happening spot'of Santa Barbara but ideal for chilling after a long day of travelling!!! Breakfast was lovely and reasonably priced!!! Very helpful reception staff!!!

    Beautiful property, Nice grounds, hot tub, pool heated, patio for each ground floor unit, loved bathroom, amenities, great bed but linens a little rough to the touch. One big con: old fashioned air/heating unit, on wall, halfway up, blowing directly across head of the beds and noisy. No breakfast included, close to 101 but you need to drive to active part of State Street.

    Strong odor coming from the bathroom sink. Had to pack up and change rooms after one night. Maintenance couldn't fix problem. Thought that we should have been comped for that night since we were staying for 8. The room we were moved to was near the work shed. During the day they were out by the room using loud tools. Not a great location.

    After 18 hours on the road and a full afternoon of chasing down potential rentals in an unfamiliar city, I needed a last-minute, clean, friendly place where I could finally relax. The BW+ definitely came through. Reasonable $120 for a Monday night, nice folks at the front desk, ample parking, across the street from a mall (nothing like Macys to get a tired, displaced girl back on track!), walked to the grocery store and Chipolte, room with a terrace, pretty courtyard w pool, and clean, clean, clean. Bonuses: complimentary fruit and water in the room, disinfected remote control (yay!),and a towel folded into a pretty flower (c'mon, it really is all about the little things, right?). The only negative was the on-site restaurant. It was like walking back in time, and not in a good way. No worries, good eats nearby. Definitely recommend this hotel.

    room was not ready upon arrival and the type requested was initially not available however arrangement were made. Room was clean and acceptable however I wondered why a non-smoking room was equipped with a patio ashtray. Had I used the patio and inhaled second had smoke from an ajoining patio I would have been concerned.

    We stayed in Santa Barbara on Friday night as part of our attendance at the Santa Barbara International Orchid Show at the County Fair Grounds. Everything about our stay at the Pepper Tree Inn was excellent. The room, hot tub, staff, the grounds, and especially the bed. Very large and extremely comfortable. The staff at the restaurant was also great, however the quality of the food left much to be desired. But it was easy to get to it.

    Hotel needs a great deal of work for a return stay. Nothing bad to say about the staff, but the facilities (Room, Workout room, etc.) are poor. Best thing about the rooms is the bed, but the other furniture is old and warn down both in looks and functionality. Carpets and cloth chairs need a good cleaning . . . house keeping can only do so much, but stains are stains.

    The staff went overboard with hospitality. Very impressed. What ever we needed the staff got it done. Traveling with 3 daughters is always a bit difficult. Kudos to the staff. Centrally located to everything too.

    Reserved a room at the Pepper Tree so we could attend the Film Festival which fell on Valentines day weekend. We paid $600 for a 2 night stay which was high priced for the accomodations. Shared the hotel with a bunch of college students attending a soccer tourney. Our next door neighbors partied until 2:30 in the morning and kept us up. Left a night early and management was fair with re-imberement.

    « Unacceptable - All American Athletes Forced to Sleep on the Floor »

    Incredibly disappointed -- please do not stay here. We arrived for a lacrosse tournament to a single room (booked a double for 3 people). The staff was unprepared for the amount of visitors coming even though this event is going on 8+ years. With no pullouts 'in stock' they provided a thin mat and one pillow for athletes to sleep on. When we told the staff how absurd this was -- they offered NO solution or compensation, I mean zero, not even a breakfast coupon or anything. I just don't see a world where having your guest sleep on the floor is acceptable. They do not know how to deal with busy weekends or understandably upset guests. Avoid avoid avoid!

    Our favorite hotel on our trip down the coast of California. The room was very nice with a balcony overlooking the courtyard/ swimming pool area of the hotel. It was great to sit outside in the nice weather and take in all the beauty of the place.The bed was very comfortable and we slept very well. The hotel staff was very accommodating. We would definitely stay here again when in the area.

    Pros - The hotel is infront of a shopping mall so there's a lot of places you can eat and there's a Vons over there too (where you can buy chips, water, soda, etc). There's also a restaurant in the premises if you don't want to walk on the other side of the road. There's ample parking. We were in the 2nd floor and booked for a king size bed (which was comfortable) and we have a little patio...Outside, a garden, a pool and a fire pit. Room was ok. Cons - It's not a walking distance to the beach (we weren't there for the beach so this was ok). The biggest con is if you deal with Landon in the front desk. We checked in and I dealt with him. I was all smiles and very friendly (I even joked around) but he had a surly face and seems that he was not happy to be there. He was all business. Not one smile (not even a fake one). We went to our room and decided after a few hours to check the shopping mall so we can eat dinner there. When we walked back, I went to the front desk and ask the "ever happy" Landon if we can extend our stay for another day, he looked at the computer without glancing at me and said "we're fully booked tomorrow" and turned around. Poor guy, he was probably having a bad day or maybe he was just downright rude. Anyways, thank God it was only him that I had a problem with. The morning crew were a happier bunch and very helpful. No complaints there.

    We would highly recommend this hotel, more like a motel, but very good standard and well located, though a few miles from downtown. Close to the main highways into Santa Barbara, shopping mall across the road. We would be very happy to stay there again.

    There is nothing not to like about The Pepper Tree - comfortable rooms, all the amenities, well located (a few miles north of downtown but lots of good shopping nearby, best of all .8 miles from Chaucer's Books - a great, wonderful independent bookstore), friendly staff, fruit in the room, nice pool & outdoor whirlpool, etc. But the pillows! Lumpy, horrible things, stuffed with who knows what. So the sleeping wasn't what it should have been. I will stay there again, and if the pillows are better, the rating will be upped to five stars.

    Stayed here overnight with another couple to visit our daughter on my birthday weekend. Good location near lots of SB locations. Desk staff were nice and were kind enough to put us next door to our friends. We had booked through Expedia so they would not give me my Best Western Rewards points. Given that this is one of the more expensive BW locations, that was frustraing. The did not have my reservation under the correct name and it took some time to find it. Fortunately, I had it on my phone. Room was nice and comfortable. We had a king room with a balcony overlooking their pool/firepit area. Very pleasant. We sat by the fire and had a glass of wine and a nice chat. Bathroom was pretty small and dated, but clean. Don't really like the louvered windows to the hall while you're using the bathroom. Bed was very comfortable. Housekeeping left their cart outside our door the whole time, even at night which was kind of tacky and in the way. Had difficulty at checking out because they still had not corrected our name. I ended up accidentally leaving my expensive memory foam pillow in the room. Obviously, housekeeping walked off with that, because when I called only two hours later, they "couldn't find it". Disappointing. Had planned to stay there again, but if housekeeping can't be trusted with others' property, I guess I will rethink this.

    I would highly recommend this hotel. The location is great. The rooms are clean and the staff is very friendly and helpful. They have small touches that really made a difference - free bottled water, fruit, and candy each day in our room. They even washed our car windows!

    This hotel is convenient to shopping, restaurants and the highway. It is not far from the university and the mission. This older motel is well kept and moderately priced compared to other hotels in the area. The restaurant next door is convenient and offers standard fare and there are other Santa Barbara gems like Miso Hungry nearby. In January I had a ground floor room near the pool. it was really convenient. Parking is just outside the room door.

    I can't say enough good things about the Pepper Tree Inn. The location is fantastic right on State Street but away from all of the hustle and bustle right downtown near the pier. There are so many nice little extras like candy in your room, hot cider in the lobby as well as fresh fruit in both the lobby and your room, a DVD player, and a very large bathroom. Plus there's a nice gift shop and restaurant on site. We had the most perfect stay and can't wait to go back!

    Front desk staffing were cordial and professional. TV selection was above average. However, the noise from the heater was LOUD! Bathroom was nice. Location was perfect. The cafe next door was quick and reasonable.

    The Pepper Tree was conveniently located, clean, older but well kept motel in Santa Barbara. Our biggest complaint was the noise and thin walls.We were located above the firepit and there were people making noise there until well after midnight. We had next door neighbors that were making noise until the early morning, and then their baby cried for hours. We bought ear plugs for the second night.

    Very nice and clean, rooms are quiet . right across from the mall. the only thing we did not care for is that the bed was kind hard, but other than that everything was good customer service was good. will return, this year for my birthday.

    We booked this hotel as part of a Route 1 trip and we were so disappointed that we checked out after a couple of hours. I write this review purely on the basis that if we'd read an objective review highlighting the following issues then we wouldn't have chosen to stay at this hotel, so hopefully it will help others planning a similar trip. We are a young couple with a toddler and although the Queen room we were provided with had two beds, the room itself was extremely small so there was very little space for a cot (literally two beds with a dressing table and dresser at the foot of the bed, a small walkway to the bathroom and minimal floor space). It would have been adequate for a one night stay but we had booked for 3 nights. By comparison, all of the previous hotels we'd stayed in along the coast had been large enough to put the cot in a separate living area. The Pepper Tree is 4 miles from town/the beach so a car is advisable. This wasn't ideal for us with a little one as the parking in town is sparse and a few of the roads were closed which meant we kept getting stuck in congestion when trying to find a car park. We eventually decided to cut our losses and booked into somewhere nearer town/the beach with a separate living area at a comparable price (the Franciscan Inn - I would highly recommend it and have reviewed separately). I advised the hotel of my concerns when checking out and would reiterate that this review is purely meant to be informative for those planning a similar trip.

    Property is pleasant, area gorgeous. Safe to walk about. We arrived obviously ill and they allowed us to check in extremely early. Thanks heavens! But No free breakfast?? Get with it guys. Instead some sort of abandoned craft fair was set up in what easily could have been the breakfast area.

    This place is fine. The room is clean and pretty much as standard a hotel room you can ask for. We are always looking for a special touch or a little extra to make it a unique stay - even at a chain hotel - and here it wasn't present. Drawbacks: super small room, crickets in the room during the quiet night, and a broken shower head. Sleep and a good shower is all we're really looking for, and the crickets and the shower head sort of ruined both of those. Also, DirectTV definitely not as good as standard cable packages. Location nothing special or particularly good. A tip, though! Eat breakfast at Dawn Patrol!

    This hotel reminded me of the Red Roof Inn chain hotel. The rooms are organized in a similar fashion. We stayed two nights here and the room was clean, the location is good to most tourist attractions (County Court House and Santa Barbara Mission). We requested a crib and it was promptly provided. In terms of dining options, the hotel has a dinner in the property and the hotel is in State St right in front of a large shopping center and within walking distance of multiple restaurants. However, I recommend having breakfast or brunch at the Andersen's Danish Bakery & Restaurant which is a very short drive from the hotel. My only complain is that the walls are so thin you can hear your neighbors conversations. We had loud neighbors and called the front desk and they gave a courtesy call and the noise level decreased significantly. Overall, it is a regular hotel with great staff in a nice location but if you are a light sleeper you might want to consider other options.

    Very happy. Nice hotel. Good size rooms, modern tv, coffee machine in room. Much better than other best westerns I have stayed at. Shopping centre with Macy's and Sears across the road, for those who need a shopping fix. Conveniently located for highway. Good value.

    Stayed here mid-December and was satisfied. The room was comfortable though the bed was a little more firm than I prefer but slept fine none the less. I did think it is showing its age though. For example the "windows" in the sink and shower/toilet areas is nothing more than glass blinds opened and closed by curtain rods. The a/c, which I didn't have use for, was an in wall unit and plugged into the exterior outlet on the balcony which most upstairs units have. My room was overlooking the pool which was nice except for it being used after closing time by at least two separate parties who were not quiet by any means. Its a great location being very close to Highway 101, shopping (across the street) or within walking distance, and a few minutes drive from downtown. Overall I was pleased and might return but would probably like to experience either Best Westerns other Santa Barbara locations, or other providers in the area. I went middle of the road on rating as this place was as you'd expect; good place to crash, clean but aging amenities. Service at check-in was fast and friendly. Likewise with the check-out. Did not check out the restaurant next door so will not comment on that. One thing that was nice was they had free coffee in the lobby with a few choices (thought I do not drink it), tea, lemon water and the hot cider. I took a cup of the latter with, and it was pretty good. Prices are in line with what I found at most other mid-range locations in the city. That works good for families or those trying to stay on a budget.

    This was my third trip to this Inn accompanying my husband who has an office in Santa Barbara just across the road. He has been staying at the Pepper Tree for some years following an office move further up State Street. From that point of view, location for him is perfect. From my point of view (ie shopping!), there was no problem getting to the shopping centres and cafes as the bus service was great. However, try and do a little research as to what bus to get as the first one I got went round the houses - there is a more direct one though. Compared to London prices, the cost of the bus was super value. There is also a restaurant on site which I have only ever been to for breakfast but which is great value and tasty. The rooms are perfectly fine and comfortable which everything you could want. We didn't have a bath but had a powerful shower. I've seen noted elsewhere that shelving/storage space is limited in the bathroom which is true. All in all, this is a perfect place to stay for a few days.

    This review is a little overdue from my stay in September but not forgotten. I absolutely loved my stay here and can not wait to get back. The room was perfect. There was not a single thing that I would have changed from the room. I also enjoyed the upgraded bath amenities. My room overlooked a beautiful courtyard. The balcony was so roomy! The hotel is charming and has a great pool, 2 actually! The location can not be beat! So close to everything! Took the hotel shuttle to train station, great service. Drove near by to Butterfly Beach for some fun in the sun and also enjoyed a trolley ride to explore the town. This was a business trip turned into pleasure. I attended a business meeting here. The food selection was incredible and healthy! Great choices! Millie, in the Sales Office did an outstanding job planning this event for us. The hotel restaurant offered good hearty breakfast with a feel of a local cafe. Such a charming hotel and town! Will be back!

    I never stay at Best Westerns because I feel like their quality is lacking and my theory was proven here. If this is a Best Western "Plus" I'd hate to have to stay at a regular Best Western. For a $150+/night price point, this hotel is dated, dirty, and overpriced. If I'm paying that much I should get free breakfast, my room should NOT open to the outside and I shouldn't have to drag my own bag up 2 flights of stairs. This is more "motel" than hotel. I'm a frequent business traveler and usually stay at Marriott brand hotels. For some odd reason there are no Marriotts anywhere near this location, so it was suggested we stay here for the week while working out of my company's SB office a couple blocks away. Well I've been here 7 hours and I'm dreading the next 4 days, and looking to find another hotel. CONS: It looks like the 70s and 80s threw up in this room. It could be on the set of the Golden Girls. There is literally a brown Lazy Boy recliner in the corner. It's just missing a can of Natty Light. The room smells musty.There is a window A/C unit, and a microwave and refrigerator that were worse than the ones I had in my college dorm room. The linens on the bed are heavy and gross...most modern hotels do NOT use comforters anymore because they are so germy. The bathroom has zero counter space and it is covered in brown tile and brown WALLPAPER. I turned, pushed, and pulled the shower knob for 5 minutes and got no water, so I called the front desk. After 20 minutes a maintenance man came up and said it seemed "loose". After he was done tinkering with it, the knob was so tight that when I went to take a shower I had to get in the tub and pull it as hard as I could to get the water going. The hot water kept going in and out throughout my shower. I asked the front desk about a quick bite to eat within walking distance. I just wanted to pick something up. He suggested some random diner and a very expensive steak house. He did NOT mention the Chipotle, Panda Express, Panera Bread, and Starbucks all within a block that I found myself. The TV is updated and has DirecTV, but the channel guide is off and we supposedly have HBO, but I've been scrolling through 100s of channel listings and I'm yet to see it. The Wi-Fi is super slow...it's a labor just to write this post. It appears Best Western thinks adding hard candies and free bottled water to the rooms, and having a bizarrely ornate lobby, makes up for the lack of clean, safe and modern rooms.     Was checked in by Ms. Lee B...., beautiful, charming totally professional. A welcome after a long trip with many hotels. Vintage SB rooms a knockout, clean, comfortable! Amenity perfect, but, some usb conex would be most welcomed.

    « Dirty, overpriced, poor on site restaurant »

    If you stay here for convenience to Sansum facilities, you will be happy. If you eat at the onsite restaurant you will be poorly disappointed. Carpet in room was so dirty (although not visible) it soiled our socks within minutes. So much so that it looked as though we had waled the parking lot for hours in them without shoes on. Bed was uncomfortable. Outside facilities (pool, lawn area and shrubbery/plants) were well appointed.

    Pro - very clean, seems updated, rooms and grounds nice, two outdoor heated pools, nice location if you dont want to be downtown, shops across the street, decent restaurant on property. Equal travel time between UCSB or downtown pier/shops Friendly staff. Decent sized rooms and bathroom. Con - bad TV network, slow internet, exercise facility only fair. My stay seemed pricey but maybe because of Thanksgiving week. State St had a bit more tradffic than I was expecting, but also Thanksgiving

    I appreciated the little things like the fresh fruit on the coffee table. Very nice courtyard that our balcony overlooked. Great place to relax with a book. This hotel is located right across from the Mall and a few miles from state street shops . Bed was comfortable. Refrigerator and microwave in room. While I was looking for a hotel on trip advisor, this hotel was advertised with a special listed at the top of the list that was a great value.

    I spent a week here and really enjoyed it. The rooms are a little dated but the staff is all attentive and friendly. The grounds are like a botanical garden. The pools are great and the location is quite convenient. I would stay there on my next trip to Santa Barbara.

    Me and my partner stayed here during our trip down the west coast. We found all the best westerns to be the best places to stay but this one was very nice. Huge rooms with balcony's and the staff were amazing and very friendly. They have a big fire pit which is great to sit by at night with a drink. If you are visiting Santa Barbara I highly recommend this pace.

    Stayed 1 night during our coast trip... The good; nice pool, good location and traditional breakfast in their restaurant... The bad; noisy AC unit in the wall, dated decor in the room and the bathroom hardware needs updating... The room size makes it somewhat difficult to walk around if you have 2 or 3 bags to navigate around... There is a large mall across the road so if you need anything, it is convenient. However, it is not convenient to main streets of Santa Barbara.

    This is my primary hotel when visiting Santa Barbara. Great location, clean, comfortable, courteous staff. I've been a regular since 2002. My last stay was a fluke. This was the first time I had a bad room - very gross! However, after moving to another room everything was up to par. Had a wonderful stay. Enjoy the amenities, pool, spa, etc.

    This was such a welcoming hotel. Our room opened out to a garden and pool. The pool was perfect with a warm jacuzzi. The room was adequate maybe a little tired. The bathroom was rather cramped but served our requirements. Perfect location for driving to the main town. Not a great deal available in the evening. A small complex opposite which again served ok with a couple of restaurants.

    We had a pool side room, downstairs with a patio. Really enjoyed our stay here. Loved sitting on the patio and not being cooped up in the room. Room was clean, though I wished I'd brought my own pillow. They don't offer breakfast, which I thought was odd, considering the price. We skipped the overpriced restaurant onsite and went to Jack in the Box for breakfast. The pool was the cleanest I'd ever seen at a hotel, but the hot tub was a little cloudy. It was late at night, though, and had probably had people in it wearing sunscreen.

    Stayed one night while driving to LA . Convenient location on State St. Room was comfortable with a balcony overlooking pool and hot tub. Would have enjoyed using the pool but because of our time frame was not able to. Did get to enjoy the Hot Tub though which was very nice. Would stay over while travelling through again. One Note though...did not offer Continental Breakfast which we usually receive from Best Western.

    « Nice quiet comfortable hotel »

    I stayed here for just one night (a Friday) recently when I came to town to meet up with some relatives who drove down from San Luis Obispo. Usually I stay at Motel 6 but I wanted a place a bit better so we would all feel comfortable sitting around talking. Of course I also did not want to pay too much. I picked the BW Pepper Tree based on other TA reviews and it was perfect, exactly what I needed. The bed was comfortable, the room was clean and best of all I got a great night's sleep. I didn't use the pool or restaurant so I cannot comment on those features. The hotel is very close to the freeway which made it easy coming and going. Whole Foods is diagonally across the street so it was convenient for grabbing healthy snacks, food, etc.

    We were here for a small conference and to explore the area. We were very impressed with the friendly staff, quick service, and cleanliness of this property. The bed was quite comfortable and rooms were very clean - obviously the cleaning staff members are committed to excellence. The rooms overlook courtyards, so even though the property is close to the freeway, it seems very quiet and tranquil. I really appreciated the laundry facility on-site. There are lots of family-friendly restaurants within walking distance, and it was centrally located and an easy drive to everywhere from here.

    This is an exceptional hotel when traveling to Santa Barbara car free. It is excellent for getting around and walking or taking local transportation. Free pick up at Amtrak train station and return. On the local bus line, State Street to downtown and Wharf. Good restaurants around the area within walking distance from elegant to casual. Had a great time.

    The hotel is very nice, but be aware of construction issues that are not disclosed at check-in. Also note that the restaurant closes at 8:00 p.m., so you better be ready to eat early. I made my reservation months in advance, yet was placed in an area that had no convenient parking, no view of the pool (as I had requested) and had pre-scheduled jack hammer construction and steel plate placement going on right outside our door in the mornings. When I spoke to the office about it, they really were not interested.

    « Very Welcoming! »

    The Pepper Tree couldn't have made our bus tour feel more welcome! A staff member boarded our bus to welcome us and explain things about the hotel. A hour later they had a champagne and cookies reception for us in the courtyard by the pool. In the morning a representative got on the bus to tell us good by and pass out apples and candy. The rooms were a bit small but very clean. It was a very pleasant visit.

    Have stayed at this hotel many times over the years and it's always a pleasurable experience. Nice rooms that are very clean with comfortable beds. Very friendly and helpful staff. Fresh fruit available 24/7. Two very nice pools, fitness and business center. Very nice coffee shop and cocktail lounge adjacent to the property. Reasonable prices for expensive Santa Barbara. Upper State Street location is very convenient for all your Santa Barbara activities. Convenient off street parking. Highly recommended!

    We didn't realise when booking quite how far this motel is from the centre of Santa Barbara. However we had a large, pleasant room with an outside area onto the attractive gardens where the swimming pool was located. The bathroom was adequate but very "tired". Free wifi and parking which was great. There was a fitness room and the pool was lovely. Breakfast was not included so we drove into the centre each day. There was an excellent healthy supermarket within 10 minutes walk with the most amazing choice of healthy foods.

    Large room with balcony (top floor overlooking pool). Massive bed! Great power shower . Huge tv. More of a motel than hotel. Slightly tired decoration. Old fashioned style wise but very clean. Nice pool . Limited parking. 5 min car ride to beach & restaurants but close to shops.

    OK, first thing. If you're coming from the UK with Virgin check luxurious in your dictionary. This hotel is OK, but I wouldn't call it luxurious or a resort hotel. It's more of a Motel with pools. It's also a little bit out of town so you need to get the bus Downtown into Santa Barbara if you don't want to drive. The rooms were OK, although in need of a bit of TLC. The reception we got was a bit cool, but the staff in the restaurant and bar were friendly. We had breakfast in the restaurant and it was fine. The bar is a bit small, and expensive. It's a decent place to stop for a couple of nights when passing through, but not much more than that.

    This wasn't in the expected location, but that's not the hotel's fault; and it's a motel rather than a hotel - but a good one. We were made very welcome, the room is a good size and the shower is better than in an average motel. Decent free toiletries, free daily bottled water, plus apples; and a huge free DVD library. There is a Mall across the road and several places to eat within 250 yards. The bus stop is only 50 yards away, but we used Uber a lot.

    Our group was greeted with a champagne/apple cider/ cookie outing. The staff were as friendly as any place I have ever visited. The rooms were clean and very new feeling. There was a refrigerator/freezer and microwave in the room. The room was large and roomy. Two queen sized beds were comfortable and had a plethora of pillows and warm blankets. Two swimming pools and two whirlpools. Fire pits; exercise room and massage facilities. There is courtesy transportation to the train and airport. The grounds were especially attractive. Well maintained and flora and fauna from various parts of the world. They are adjacent to La Cumbra Shopping Plaza so anything you were short or wanted could be had via a short walk. High speed wireless; and large screen TV in each room.

    The room had spider webs and a few crickets. One of the front office staff was very impatient. The fact that he couldn't find my reservation frustrated him so much that he was taking it out on me for not making it clear for him. Regardless of who was at fault, I think the customers service should be improved a bit. For $299 a night, I don't believe it was worth it.

    Nice hotel, great location on upper State Street in Santa Barbara. Restaurants and shopping are walking distance from hotel. The hotel rooms have patios and/or balconies overlooking the pool and garden areas. Good for sitting and relaxing.
