    « Well maintained hotel, happy to recommend »

    The hotel looks good from the outside (quite a few in Eastbourne have been left to slip a bit...) and the inside looks well maintained too. Our bedroom had a sea view (which we appreciated, especially as we were on a special offer stay) and was clean, comfortable and well equipped. We had dinner and breakfast at the hotel and both were of a reasonable quality, bearing in mind what we paid. The staff were extremely helpful and friendly and we are already looking forward to our next hotel at the York House Hotel.

    « Overnight stay for a friend's birthday »

    A friend and I stayed for 1 night in a twin room which was nicely decorated, the location was perfect as it is right on the seafront and accessible to shops and nightlife. We didn't eat here so I cannot comment on the food but even though it was low season, the hotel still seemed relatively busy. The only small comment I would make is that the shower and bath didn't get hot at all. We obviously both wanted showers to get ready for the evening but it got luke warm at best. I really can't do cold showers (and shouldn't really have to) but had to make do. I did ring reception to ask if this was normal which they assured me it wasn't and said they would call an engineer but nothing was done to fix it (which we kind of expected but wasn't the end of the world) so we just had to get on with it. We lucked out with parking as we got a space in the next road, about a 30 second walk away and the staff that we encountered were all helpful and polite. Overall I would definitely stay here again as it was very good value for money

    « A Very nice Seaside resort »

    Went to a wedding here and found it quite lovely. Nice size room for a family of four with a double, single and a comfortable couch bed. Ask for a sea view room as it was great for sunrise and had our own Seagull who was named Uncle Ziggy. The indoor pool was just the right temperature for swimming ( November ) and the halls were nice for exploring. Had a bar/pub that was in use by the wedding crowd and the breakfast buffet was really good,there was also a menu to chose from .Did not eat dinner here but the menu seemed nice assortment .Would stay here again as the pier was just a short walk as were shops. There is parking but on the street but seemed to be enough for the wedding a other guest In the summer ???

    hotel in very good location,parking fairly easy but is winter it must be bad in the summer.the hotel was clean bright and airy as were all the staff. our sea view room on the third floor was like an attic room with an enourmous bath room in fact almost as big as the bedroom/ now on to the dinner,it was one of worst meals I have eaten ina 3 star hotel.tasteless cheap quality products all done for profit and not for their clients statisfaction,

    We stayed here for the weekend and on the whole had a great time. HIts: seaview room - was large and very comfortable, beautifully decorated and modern. Breakfast - plentiful, with helpful polite staff, who were happy to bring more tea,etc. Lots of choice. Location - was great for shops, the pier for a stroll and other local attractions including Beachy Head. Miss: evening meals were a bit disorganised, with staff getting orders muddled and missing vegetables on Friday. Saturday's service was much better! Parking - is a nightmare. If you can get a space outside then great, if not be prepared to drive around looking for a space and then walk back to the hotel :( Non-plussed: swimming pool - great little extra, shame there is no sauna or jauzzzi, but we made the most of the pool. Overall an enjoyable weekend.

    Very clean excellent room very big bed the only disappointment was the swimming pool changing room very dingy and dirty but everything else the service the room was brilliant and not having a mini fridge with the room being so big was a let down But would defiantly stay again best sleep had on the stretch

    « Fantastic weekend memory »

    My wife and I along with 60 other guests, attended a weekend at this hotel on 11-13 November. I was involved with dealing with Roxanne, the Events Coordinator, I found her to be very professional, courteous and extremely helpful. THe staff at the hotel, we found to be committed to making sure our stay was a memorable one. Everybody that I spoke to who attended this weekend, commented how well the staff looked after them and seemed to put themselves out to make sure we all had a good time. The new General Manager, Stuart Anderson, was also in attendance who asked me if there was anything they could do to assist our party, in making the stay more memorable. I would have no hesitation in recommending this hotel to our family or friends. It was a fantastic weekend with great memories.

    « Very accommodating! »

    We stayed for a quick midweek break with our small dog Kajo. Excellent room ( 303 ) and great service. Stuart the GM, was more than helpful when we checked into our room, and there wasn't any of the cookies that they usually leave in the room for the dog, ( our dog loves them! ) Some were promptly sent up to us, and also some more 2 days later, for our dogs birthday! A lovely touch, so a big thank you Stuart!! William one of the other duty managers, was also very helpful when we had a problem with our bar meal on the first night, this was handled and rectified very swiftly and professionally by him, a credit to the hotel! All in All a great stay, and we will be back soon.

    I stayed in one of the exec suites and i have to say my expectation was exceeded. The Jacuzzi bath was amazing and great way to relax end of the day. The staff could not of done any more for us. From breakfast to the great bar for relaxing in the evening and sitting outside and enjoying the view of the beach then a very comfy night sleep. Well worth a stay and i would certainly recommend staying here. I would also mention that Roxanne from reception was great at her role here and customer service was spot on.

    « A mixed Reception »

    My husband and I stayed at this hotel for two nights and left with mixed feelings. Our stay was the result of a ?deal' offered by Best Western to their Rewards Card holders. We arrived at the hotel two hours early and presented ourselves at Reception hoping to check in and drop off our bag. On approaching Reception we were peremptorily informed, ?We don't have any rooms, there are no rooms ready.? This before we had the opportunity to explain that we knew we were early but just wanted to drop off our bag and go off for lunch. When we asked if we could leave our bag the Receptionist nodded her head to indicate a spot behind the desk and said, ?You can leave it there.? Just as my husband was about to do as told a member of staff happened by and took our bag. It was not a great start to our stay and left us feeling that we were just a bit of a nuisance rather than valued guests. We went off to explore Eastbourne and returned two hours later. When we returned we asked to book dinner (as this was included in our deal) and a great deal was made of the fact that there was a function going on that evening and they were very busy but we were offered a couple of time slots and we chose 7pm. Again we were made to feel that we were a bit of a nuisance. Perhaps because we arrived ?too early? we were not offered a parking voucher and had to ask for one. The hotel is a bit up-hill-and-down-dale which either adds to its charm or leaves you confused every time you step out of your room. We discovered we had a twin room and as we always book a double we returned to Reception only to find that we had somehow booked a twin. We asked if the beds could be made double and house-keeping duly arrived and the bed was re-arranged quickly and efficiently. As a Best Western Rewards Card holder we had hoped to receive the benefits this brings but found that our room was located at the rear of the hotel, over-looking an unappealing back alley and rear of buildings on the next road and above the swimming pool which had an extractor fan running permanently. The complimentary toiletries were fine except one of them had already been opened. The dining room was not even half full when we arrived for dinner so goodness knows why the fuss about being busy etc. Dinner was adequate but not inspiring although the staff were lovely and very helpful. Although there was a function going on in another part of the hotel and a gathering in a meeting room there didn't seem to be much impact on the dining facilities so we were confused about the ?not sure if we can fit you in? attitude earlier. The following morning the dining room was busy with breakfast and again the staff were helpful and efficient. My husband opted for a cooked breakfast and mentioned that it had a ?strange taste' but put it down to ingredients. After a walk along the seafront we returned to the hotel and we discovered that the ?strange taste' was a bit more than ingredients as the breakfast made a sudden and unfortunate return. We decided not to eat in the hotel restaurant that evening. The hotel was fine in itself. The room perfectly adequate with a comfortable bed and great bathroom. The room had clearly been recently refurbished and the shower was a lovely walk-in one in a fully-tiled bathroom. The staff, apart from one, were all delightful, helpful and welcoming. We felt that the Best Western Reward deal was viewed in a negative light as opposed to guests who booked via other means. Having stayed at other BW hotels abroad and in the UK this was not typical of the welcome and attitude of staff. Our stay was coloured by the negative first-contact with Reception and we would not stay at this hotel again.

    « Weekend break »

    Hotel very clean and tidy. Rooms had all the facilities needed for our weekend away. Staff very polite and always at hand. Evening meal was great had a nice selection of starters, mains and desserts. There was also a wide selection at breakfast catering all tastes. Hotel was right on the sea ftont which was excellent for strolling along.Would definitely recommend this hotel to friends and family, will be returning here sometime in the future.

    « A Perfect Day! »

    We were very fortunate to have our wedding at this hotel last weekend. From the moment we arrived on Friday the staff could not be more helpful, and assisted in helping us decorate the rooms in advance of the next day. On the day all the rooms were beautifully presented and no stone had been left unturned. The ceremony room was perfect as the bride could walk through the room from the seaview. The drinks afterwards had more than enough staff to assist with the rush to the bar! The wedding breakfast was amazing and complimented on by all the guests on the quality of the food, and how efficient the staff were in serving us all. They went beyond their normal service on a busy day and helped a great deal with families with small children. The function room downstairs is such a great asset, as enabled us to serve the buffet there and also has a bar facility and a big dance area which was filled from the beginning right to the end of the night! We could not have been more happier, for us it was an amazing day. They had everything ready for us to take home the next day and the honeymoon suite was incredible. We would not hesitate to recommend this hotel for your wedding. Thank you to all the staff again.

    « Good location, tries hard to please »

    Be warned parking is a bit of a nightmare. We had to park down a side street and were challenged by a resident. The hotel is right on the front and a short walk from the pier. We booked an upgrade to a seaview room and used our Wowcher voucher which was a great deal. The room was on the top floor and had a kitchenette! The bed was large and comfortable. Dinner was included and was good but the dining room was crowded with various parties. My duck was tender though overcooked. The haddock and chips was better. Then came the Taywell ice cream - vanilla, chocolate and raspberry! At least it wasn't strawberry! And the wine list was decent. Breakfast the next morning was a good hot buffet. It took some time to get our coffee but overall it was good.

    We were able to park right outside and paid £1 for 24 hour parking ticket from hotel. We had a free upgrade to a fantastic room with four poster bed, sea view and jacuzzi bath. Had 2 course hotel meal which was lovely and breakfast was also good. Staff were friendly, attentive and well trained. Everything was clean and welcoming. The foyer and dining room were well decorated. Some of the corridors were a bit tired and the swimming pool was disappointing, but overall we had a fantastic stay for the money charged by Groupon.

    Stayed overnight for a golf break. Arrived very late but the staff were so welcoming. Reception and bar area were great, super friendly staff. Bedroom was huge, lovely bathroom, bedroom overlooking the sea, the view was amazing. Breakfast was a help yourself buffet which is always great, food was fabulous. I have nothing negative to say about staying here and we are looking at booking a longer break next time.

    This was our second visit to this hotel this year,when I booked the holiday I asked for a sea view and a walk in shower,that was not garenteed, when we got the hotel to book Inn I asked if they where not available, we had to wait for our room we where early ,to our surprise the hotel manger came to see us and he said I got good and bad news,good news first was a free upgrade to a four poster bed room with shower and whirlpool, and the best Seaview, the bad news was we had to wait 1 hour for the room which was then 20 mins,the indoor pool which is free and big draw for me ,the breakfast was first class service and the staff where all very pleasant and kind,the room was cleaned daily and very clean, the staff went out our way to please us big thankyou from us

    « A pleasant stay I would book again. »

    I needed an overnight stay as a result of a business requirement in Eastbourne. I booked a superior double room and was surprised to learn that I had benefited from a complimentary upgrade to a deluxe four-poster bedroom (presumably as we're now into the quiet season before Christmas). The room was excellent with a luxury bath room and that all important south facing sea view that was amazing in the morning with clear blue skies (highly unusual for November!). I found the staff very attentive, helpful and friendly. The hotel was clean and well presented. What stopped me from awarding 5 stars was the lack of fish on the breakfast service (so no smoked salmon and other breakfast fish options) and also some minor dirt found around the swimming pool area. However, this did not spoil my stay and I would stay at York House again in the future.

    Having never been to Eastbourne and arriving out of season on a damp dark night, there was the potential for disappointment. Not the case, a good hotel with good food and a comfortable nights sleep. Not all coastal hotels maintain standards out of season, this one does.

    Superior room very spacious and lovely view out to sea,bathroom a bit on the small side and a bit tired but overall a very nice place, staff pleasant and helpful and my only gripe the bed and pillows were to hard but you can't please everyone and i would definitely stay again,thankyou for a pleasant stay.

    « Wonderful Wedding Event »

    Had a 2 night stay, to enable us to attend our nieces wedding, extremely pleasant stay, all staff friendly and helpful. Wedding in the Hotel throughout the Saturday until the late hours (for those who wanted or could stay up). We had a large room at the front of the Hotel, with a view over the sea and pier. The Wedding Meal and the food during our stay was very good, well served and organised. Parking the car was easy providing there was a space along the road outside the Hotel, discounted permits were available. Thank you to all the staff - well done.

    Took advantage of their 2 night autumn offer ,2 nights with breakfast plus 2 course evening dinner. We had the good luck to be upgraded to a sea view room ,terrific views and a well appointed room. As per usual the staff were very welcoming and attentive ,cannot be faulted ,had breakfast and an evening both nights ,breakfast could not be bettered ,a range of offerings for every taste.Evening meals were also very good weather from the set menu or a la carte. Would not hesitate to recommend this hotel .

    York house hotel is a lovely hotel. We found it very clean, food was excellent and the staff were very very friendly and helpful. Although we paid extra for a sea view our room was spacious, the only thing was wish we had a larger window to make good use of all the view. The bathroom was massive. Very happy with our stay, thank you.

    Extremely comfortable upgraded seaview room. Located in a prime spot about five minutes from the pier. Swimming pool available in the hotel and seafront parking available at minimal cost. Free internet available ,a decent size tv ,coffee and taking making facilities in the room. The 2night package included dinner on the first night , our only complaint on this was a starter described as cheese salad with fondant tomato which turned out to be 6 small cubes of cheese and 4 small quarters of a tomato with a few leaves, not very palatable. Breakfasts were excellent including options of a real kipper or smoked haddock.

    Very friendly and informative reception,huge sea view spotless room huge bed and lovely welcome for our goldie,with special duvet homemade treats bowl and mat for her,something we have never experienced before. They made a place in a secluded area of the bar for us to eat with the dog. The food choice and quality was spot on for us,wholesome british with nothing too fancy. Impossible to pick out particular staff as everyone was so helpful and friendly. Situated on the sea front,parking was easy and handy with shops just round the corner. Wonderful Sovereign Marina Village a short drive away was somewhere to sit with a coffee and watch boatlife and, if you wanted, a large retail centre (Asda,Next,Boots etc) a short walk. All in all,thank you BW for a perfect couple of days

    I only booked two days before and requested a sea view if possible,this was met and the room was perfect,as was the sea view,the breakfast I must say was one of the very best breakfast I have had,the hotel staff are very friendly and help full,the swimming pool is great,clean warm and perfect. The weather was also just great,if you want a really lovely relaxed holiday or few days away this hotel is the answer.

    Able to park right outside although this was a Tuesday in beginning of November - staff very nice and helpful and accommodating. Room was big with a massive bed overlooking the sea which was lovely however bathroom looked a little tired. Breakfast was lovely. Overall would definitely recommend this hotel.

    Friendly welcome at reception; staff were helpful. Spacious sea-view family room with double and single beds. Beds would suit those who prefer soft mattresses. Lovely views from large windows. Shower room is rather limited for a family room. As it happened the weather was warm and the air completely still - unusual for end-October. This made the room feel 'airless' - but then so was Eastbourne itself. On the Tuesday, 1st November the problem disappeared as the weather changed and air quality improved. Breakfast offered the usual options, but there was a surprising lack of fresh fruit. In the evening we didn't use the main restaurant, but the bar (which is somewhat hidden) offered a good range of snacks and light meals - good value. The ability to park in front of the hotel for £1 per day was good - subject to space.

    « Parking is a huge issue! »

    Nice hotel. Stayed for 3 nights in October in a top floor executive room with separate kitchenette.....good to have a fridge, microwave and hob etc but no pots, pans, plates, cutlery???? Room very clean and housekeeping spot on. Only drawback, and would stop me returning, is the parking situation. Horrendous issues finding a parking place anywhere near the hotel and ended up parking about a 1/4 mile away and lugging bags to the hotel. This is something to bear in mind if you have any mobility issues. On checkout (I was checking out early) there was no-one around and no-one answered the phone so couldn't get an invoice (payment had already been taken 2 weeks previous - a bit cheeky I thought!) All in all, a nice hotel with good rooms overlooking the sea BUT please bear in mind the issues with parking.

    Stayed a Saturday night, very easy to book, parking not so easy but managed to find a side street about 10 min walk away there are unloading spaces along the street to drop off luggage. The welcome from reception was very good and we were given a room on the first floor lousy view but a pleasant room that was incredibly hot when we entered but we turned the heating off and it was ok, cant say i noticed air conditioning but we did not need it. the room was nice and clean probably our only complaint was the strange noise that sounded like a bath filling all night. Staff were all very friendly and helpful and breakfast was very good. would definitely recommend this hotel.

    DB&B Deal booked direct with Hotel for us by my Fiancee. Rear facing room spotless and fit for purpose, bed comfy enough. Evening meal splendid followed by a good night's sleep. Buffet Full English very busy but poor. Food warm or cold, not fresh and piping hot. Staff helpful but had to challenge final bill as told conflicting info re deal by staff. Resolved to our satisfaction.

    Excellent location,ideal for walks along the lovely seafront, pier and just a short 5 min walk into the town. 1st floor superior sea view room was very high standard. Staff always friendly and helpful. Our second visit to The York Hotel and will be back.

    We were given an red letter day champagne afternoon tea voucher and chose this as nearest to where we live . Easy to book and found they had a table by the window for us in bar area . A lovely cup of coffee followed by sandwiches ,scones-jam,cream,cream cakes and of course a glass of champagne . All very nice although bread was a bit dry ? Staff very friendly and helpful and they packed up what we could not eat into bags for us to take home . Not the best I have had but ok .

    Hi, i stayed here on a recent business trip mainly because this is a Best Western Hotel rather than any other reason. The hotel in on the seafront and has a nice veranda to sit on (maybe in summer) and have a drink or two. The place is well decorated and seems to be looked after. I had a room at the back of the hotel which was 'cosy' but great to sleep in as there was no noise even with the window open a bit, I was only able to open a little bit though as they don't work properly. There is a reasonably nice bar, with the usual choice of hotel beers, being a real ale person I went out and sampled some of the local hostelries. There is a very nice restaurant with a nice but limited menu and also a bit pricey but not unexpectedly so. The hotel has free wifi on The Cloud which works very well. There is no parking but the hotel will provide a permit to park on the street, but get there early as spaces are limited. Although i would think almost impossible to find in the summer! I'd probably stay again if in the area but depends on the time of year.

    Stayed at this hotel for a ladies Masonic weekend, and were not disappointed. Had a lovely sea view room, very spacious & a walk in shower,& king size (cosy) bed. Breakfast was hot, fresh and plentiful. Probably the best full English I've had at a hotel. Only criticism was that plates aren't cleared away quickly enough, people were hanging around waiting for plates & glasses. Just a thought, that if plates were cleared away quickly, people would move on to there next course quicker, & things would be a bit smoother running. I don't like to sit with a few pastries & coffee, with at a pile of dirty Plates at my elbow. One waitress, has to be said , was downright rude, to us. When mentioning two things. ie requesting coffee,after the meal Overall a lovely weekend, and would visit again.

    « Masonic Ladies Weekend in Eastbourne »

    We stayed at the Yorke House Hotel in October for a Masonic Ladies Festival Weekend, we were warmly greeted by the reception staff, and having booked in, paid for the special rate 24 hour parking on the sea front at just £1. We had requested a sea view room having paid the small surcharge for the privilege, and because my wife had recently undergone surgery on her leg, we would need a bath room with a walk in shower. The room was not a disappointment being a large family room with the required shower, unfortunately as the temperature dropped later in the day we found we had no heating, which was quickly repaired whilst we were dining. However the double bed was well worn, and we had 2 of the most uncomfortable nights rest for many a year, why hotels pay so little attention to one of the most important services there offer always surprise me, yes it's never going to be quite like home but if there spent more on the quality of the bed instead of the many extras you find in the rooms these days we would all sleep better. Sadly the evening meal was a patchy affair, excellent starters for all on our table of 12, but the main course was very poor both in quantity and quality, and again the dessert were all very well received on our table. The dessert dishes were left piled on the table after coffee and until after we retired to bed not something you would expect in a hotel of this standard, which a guest on our table brought to the duty managers attention. Breakfast was self service was hot and plentiful with plenty of choice, but those in our group of 60 who arrived later on found that most of the cooked items apart from eggs had run out and were not replenished, so if you like a long lay in you may miss out on the best of breakfast. Had a light lunch seating on the seafront veranda in glorious autumn sunshine which was a real treat. Took advantage of a mid afternoon swim in the hotel indoor pool which was very relaxing in the very warm pool. Our evening banquet the main reason for our stay at the Yorke House Hotel, went off with a bang the disappointing main meal from the evening before was forgotten, and we were all treated to an excellent meal and service and danced the night away to solo singer "Mr Smooth". Overall an enjoyable stay a shame about the bed.

    The hotel has a great location right on the sea front and we found free parking in a side street about a 5 minute walk away. Very helpful staff when we checked in who made sure we knew when breakfast, checkout was etc. Asked for rose petals on the bed and they did this request as well as leaving some chocolates in our room - a very nice touch. Hotel decor is modern and fresh and the room was a lovely size with a great sea view. Would definitely stay again.

    Stayed for one night on a Groupon offer, room clean and comfortable in a good location, although no car park , found somewhere in one of the side streets, didn't realise the hotel had a pool , so for future guests take your cozzies!!

    Our room was clean and tidy and suited our needs. The hotel itself is quite old and communal areas could certainly do with updating and some decorating. Our only concern was that breakfast catering was somewhat lacking - due to a large party staying, food at the breakfast buffet ran out and we were among a number of unhappy people waiting around for food to be cooked. However, once it arrived it was very pleasant. Staff were courteous and helpful.

    I requested a sea view and was very pleased on arrival that we had one, the view is fantastic. Fresh towels when we needed them and de-caf tea and coffee readily available from reception for our room. Parked outside the front of the hotel at £1 a day - great value for money. A few minutes walk from both the pier and town centre and lots of restaurants nearby plus The Hippodrome. Hotel clean and reception staff extremely helpful. Bathroom very modern. Room perfect size and clean. Would definitely return for another holiday. Reasons I have not given 5/5 is due to: Parts of the hotel are a little tired and need some TLC. I am sure that upkeep is on-going in a hotel of this size. The pool is really small and we were hoping to use it, but didn't bother because of its size. Breakfast is help yourself - we are used to it being cooked on order, therefore we were not keen on having food that was not freshly prepared and preferred to order from the breakfast menu which was limited - we would normally have bacon/sausage but avoided these and ordered poached eggs on toast & omelettes which were really nice. We were on holiday, therefore went down to breakfast by 0915. Breakfast closed at 0930. Some items had run out by 0915, one morning the scrambled egg was cold (as the burner had gone out). It wasn't particularly busy Mon-Fri mornings and I was slightly surprised by the reaction of some of the staff to residents coming down towards 0930. Some customer service training would come in handy. Plus a young, taller girl,, with straightened hair, which was not tied back, proceeded to clear the table next door to us and was very noisy, stacking cups and saucers and not worrying about quite a noise that she made. I got the feeling she was cross with later arrivals? (Which were not actually late). Also, we had to really attract staff to get our coffee delivered and order from the menu. Whereas staff should really come to you and ask you what drink you would like etc,. Little things, but really important.

    Second time here; just one night this time. Excellent room: comfortable, good tv, clean, excellent shower, very nice sea view. The meal was delicious and interesting, including good vegetarian options. Service was pleasant and efficient, throughout; impressively patient with a nearby demanding diner! If visiting this area, we shall aim to stay here again.

    we stayed at the York House hotel this month for 3 nights{ Oct}and wer very pleased. The hotel is right on the sea front and our large double room had a super view out to sea and the pier. Everything was very clean, the food was excellent and all in all everything was all it should be.

    My wife and I stayed one night, the service we experienced was very friendly and helpful with two members of staff who went out of their way to help with a golf booking to ensure we had a great stay in Eastbourne. The room was very clean and comfortable and very spacious. With great sea views, good food and excellent service we would recommend The Best Western and will definitely stay there again.

    « Exceeded our expectations in many ways »

    We travelled 200 miles to Eastbourne not as a holiday or weekend break but to sort out some family business. We were therefore not expecting too much from our special deal with York House Hotel. What a very pleasant surprise awaited us. We'd paid for an upgraded room (104) and were delighted. Spacious, comfy, very well equipped and with a lovely bay window and balcony overlooking the beach and ocean. We travel extensively so are well used to what you get at hotels in the UK and abroad. We were s SO impressed that York House has chosen to differentiate itself from the run of the mill by providing free of charge in the room bottles delicious high quality apple juice, a selection of fruit, plus very high quality Suki Tea. The food provided in the restaurant and at breakfast is delicious and high quality organic. [Beware however certain times at breakfast when the kitchen doesn't seem to be able to cope. Also beware if there are large groups also staying as they get preference.] The staff are so pleasant, helpful and friendly. If we did not live so far away, we would definitely stay at York House over and over again.

    Standard hotel room, huge double bed but very warm room, fairly clean with ample storage for clothes. Only bad point was the confusion over meal pricing. Deal included Dinner for one night and breakfast for two mornings. Dinner was reasonable, Hotel website said there was a £20 allowance towards a la carte, the hotel Menu said the allowance was £22! better and better we thought, however at check out we were charged £10 more than expected as for wowcher deals the meal allowance drops to £17! When I questioned this I was shown some very small writing about six foot up on a notice board (I am five foot). To be fair, the receptionist waived the difference, but be prepared you need a step ladder and magnifying glass to be clear on pricing here!

    Stayed with the family for 1 night. Room was clean and spacious. Everyone was happy with the room and there were no problems or issues to report. Breakfast the next morning was also a hit, although be sure to get up early as it can get crowded if you try to sleep in.

    « Excellent value ,super sea views and great value menu »

    We booked via groupon for a short break as the price was very cheap and we had not visited Eastbourne before.2 nights with breakfast and one nights dinner for two. When we arrived we were greeted by a friendly receptionist .we went to our room and we were pleasantly surprised to find a well appointed room large super sized bed big bathroom and dressing room all decorated to a high standard in a modern style. We explored the area and there is lots to see . A pre dinner drink in a quiet bar and then into the restaurant. A good menu offering an interesting al a carte of locally sourced food. We opted for the salt marsh lamb which was very well cooked and very tasty and was very well priced. The recommended wine suggested on the menu was great and not expensive.. Next day spent visiting places in the area that I had not visited since childhood . Lots to do and see which we only touched as we had limited time. We ate in the restaurant the second night and were not disappointed, the meal was even better than the night before.We eat out quite a lot and the food really was great value for the quality.The hotel is well placed for sight-seeing and has a swimmimng pool which we did not use as there was insufficient time When I paid the bill I was pleasantly surprised .two nights with good food for less than we have paid for a nights accommodation this year!

    Arrived after driving 4 hours, to be told there wasn't a room for us and that we probably had the wrong hotel, I even showed the Deputy Manager the booking on my phone, he still said no booking, another member of staff came along and found the booking, we didn't even receive an apology, he was so rude, and we were so tired. The room was so small, with a shower that dribble water, very uncomfortable bed. this is the 2nd time we have stayed her and will be the last.

    Very nice hotel with excellent views along the coast. Just minutes away from the town centre, with a wide variety of shops and restaurants. Our room had a sea view (394) and was very comfortable, nicely decorated, with excellent bath and shower. We stayed for 3 nights B and B. We enjoyed 2 dinners, which were enjoyable and very reasonably priced. The staff were friendly, both at reception and in the dining room, with the house services room cleaning staff excellent. Breakfast was a buffet set up, which was very busy at peak time, but staff tried their best to get you seated at a table ASAP, with tea and coffee on your table quickly. Our only moan was the toasters took ages to brown the bread, hence there was a queue each morning. Street parking only which due to the time of year was easy, paying a £1 per day, organised at reception. If your looking for a nice week end by the sea, with good clean rooms, with friendly service, than this will be a good choice and good value.

    « Good base for exploring Eastbourne & area »

    First let me say how helpful staff are. This hotel is situated right on the promenade, with the beach (shingle!) on the other side of the road. As this is a victorian building, as are most of the hotels along this stretch of road, their is no dedicated parking, and you can either take your chance finding a space in nearby sidestreets (unlimited) or for a £1.00 buy a council sponsored parking permit from the hotel that allows 24 hrs in the paid parking on the prom (saves about £4.00!). Seaview rooms overlook the prom, and the only thing to consider is that at 'peak' times the traffic noise is pretty loud,starting quite early in the morning.. We had a Groupon deal for 3 nights, and had a comfortable ( and quiet!) room, king-size bed and impressive modern bathroom, all spotless and fresh. Our deal included one nights dinner, which was OK, but not fine dining. The York house is a Best Western franchise hotel, and they are maintaining a good standard. Eastbourne town centre is less than a 10 minute walk away, lots of eating places/bars, so if that is what you want it's there. I would be happy to stay at this hotel again and recommend to others.

    I stayed there for the weekend with my partner and I have to say we couldn't fault it. The staff were lovely, the room was perfectly adequate, nice décor, kettle coffee and milk which was nice when we arrived to have a quick cup. We didn't have dinner there but the breakfast was good and plenty of everything. The bathroom while very small was lovely ... very clean and the shower was just brilliant. The corridors a bit dated looking but all in all it's location is perfect and for the price we paid we didn't expect a five star. All in all would recommend.

    I normally use another hotel when I'm in Eastbourne area unfortunately this was fully booked, so I booked this hotel. With the bad experience I had with the other BW hotel in Eastbourne I was hesitating to book this hotel. I thought let's check out this one as it is only for one night. I went with low expectation level and you know what I was positively surprised. It is so different with the other BW hotel in town in all aspects. Rooms are nice and clean. You have all you need in the room. People are friendly and do understand what the word ?service' means. Excellent breakfast with quality products. If the quality of food for their dinners is like their breakfast I would like to taste it next time when I'm over. You will see me again!

    Pros Spotlessly clean, very friendly staff at all levels, nice bar, good location, comfortable beds, well furnished rooms. Cons Dinner was very nice, but dining room, though very nicely furnished was very hot and service was slightly fawlty towers (though ALL staff polite & friendly). Breakfast had a great selection of different foods but all hot food, though of great quality, was lukewarm with the exception of mushrooms & fried potatoes. Overall an interesting hotel with great character, just need to tweek a few things, our room was cosy, shower far too hot to use, but bathroom good size. Very reasonable cost.

    « A Lovely Stay. »

    We stayed three nights in a sea facing room. It's one of those hotels where you feel instantly comfortable. We had a lovely meal in the Dining room the first night, ate out the second and on the third had our tasty food in the bar. Our room was spotless, the bed was really comfortable and the bathroom was spacious. I did raise an issue about the absence of a mat in the bath on leaving but was advised they were available if requested. In most hotels they are to be found without the need to ask. We liked the bar which we frequented each night and overall the hotel Staff were friendly, attentive and helpful. The Breakfast was very good and a wide choice but it's organisation took a bit of getting use to - especially the vagaries of the toasters! There is no on-site parking which is a bit of an inconvenience but the Hotel has a voucher available for a £1 which is very reasonable for parking on the public road in front. A good scheme provided you can get a space! We thoroughly enjoyed our stay and would certainly stay in the York House Hotel again. We had lovely weather as well which always help!

    Booked a night with evening meal with breakfast through a Wowcher deal, so was not at all surprised to be shoved right in the back corner of the hotel overlooking back yards and laundry trolleys. The room & bathroom reasonably pleasant and the bed was comfortable. If you like Eastbourne (not my cup of tea), then the location is superb, central, right on the sea front, with the shopping areas only a few hundred yards away. The communal parts of the hotel are in need of modernisation. The pear-drop shaped swimming pool already had one person in it & 2 more would have been a little too cosy! It was a typical self-service breakfast, nothing to write home about, but nothing wrong with it either. The evening meal was just about ok, but had strong suspicions that some of it had been reheated in the microwave, although the couple next to use may have been grateful if theirs had, as they were busy complaining that their mashed was stone cold. I was already feeling uncomfortable about leaving my car in the backstreets & then seeing a car with its drivers door prised half open & a sign in the window saying; "Whoever keeps trying to break into my car..." was enough to convince me not to leave it there. It wasn't that hard to find a space on the seafront opposite the front of the hotel. The parking permit lasts for 24 hours from time of purchase, and at only £1 each, it is definitely worth every penny.

    We booked 4 nights for 40 people at the end of September. We were all really pleased, the staff were great, the location perfect, the rooms clean, the only tiny niggle was the downstairs rooms which had a slightly odd layout and the bar was a bit grim but the verandah made up for that because it was warm enough to sit out even in the evening. Food really good as part of a package on 3 of the 4 nights, slightly disappointing on the 4th - maybe it was the chef's night off.

    « Good hotel let down a bit by resturant staff »

    Our second time to this place, and whilst the hotel seems to have had a makover, the resturante staff this time we felt were a bit less satisfactory from previous visit. This time the resturant felt impersonal, lights were on a bit too full, staff less attentive. But the location and the rest of the hotel were great. we upgrade to rom 184, and defo recommend this as a very excellent roonm. Perfect hotel for a short stay in eastbourne.

    « Each stay gets better and better at York House »

    We have stayed at York House a number of times now and following our first vacation here, each stay gets better and better. There really is something very special about the Hotel and team that are at the York House that makes a stay no matter how long or short very enjoyable. I would like to share an e-mail recently sent to the Hotel Manager following our most recent stay on 30.10.16, I think it says it all. Dear Mark. I just wanted to thank you and your team at York House for another great weekend away. Lesley and I had a fantastic time and as always the staff were very caring and attentive, also what a lovely surprise it was to stay in room 124, its was really something special and the view when the sun shone was something else, we even saw a huge Rainbow arching into the sea - what else could we ask for. Also as you know my two brother in laws and their wives stayed with you for the first time and they also had a fantastic time, suggesting that we put a date in our diary for next year to arrange another well earned break away together. In the meantime, thanks again Mark for having such a great Hotel and team in place so that we can enjoy great weekends in Eastbourne. Kind regards Anthony and Lesley.

    « Lovely weekend in Eastbourne »

    Stayed at this hotel 1st October 2016 for one night . Arriving earlier than check in time we spent couple of hours in the town shopping and were spoilt for choice with the variety of shops that was there. Once at hotel check in was really quick and informed of booking for restaurant and also informing us of a function taking place until twelve that night, thankfully he did as our room (10 very clean but no view apart from a skip) was on ground floor through the bar and even though we could hear a lot of noise it didn't keep us awake as we were tired through having a long day thankfully. Due to weather that night we chose to eat in the hotel restaurant the food was really good and reasonably priced with a choice of a la carte or 1,2or 3 course menu with varying prices. All the staff were really helpful especially the young man who's name escapes me, served us at dinner then again at the buffet breakfast following morning which again was tasty and plentiful, at £11.95 per person ,value for money maybe.WiFi very hit and miss but the whole area we did have problems with getting a signal that day when out and about.We also experienced the Bonfire Society's of the local areas parade from the front of the hotel which was really amazing with people of all ages dressed up holding fire torches and beating the drums as they went passed an unexpected treat . A Sundy walk along the pier and seafront then onto Beachy Head with a nice lunch in the Beachy Head pub rounded off a lovely weekend in Eastbourne.

    My wife and I, stayed here for a mid week break in mid September and I, would like to say a special thank you to Mark Cotman, the General manager for allowing us to stay at this fine example of a Best & Western Hotel, situated on the sea front of Eastbourne, as I simply cannot praise the quality of the hotel and certain members of the staff highly enough, it was all just simply, ?Superb?! Roxanne, who works on the main reception, was lovely! She was ever so polite and always had time to answer any queries, no matter how insignificant they may have been... even asking for a bucket off, ice to take to our room was not a problem for her to deal with... I would also like to thank, ?William?, as he is a loveable character and is a person who will go out of his way to assist you, wherever he possibly can, he certainly made our experience of staying at the hotel even more enjoyable! The quality and comfort of our room was 1st class and was decorated to a very, very high standard, the room has a large walk in wardrobe with the addition of a Jacuzzi bath and a separate rain shower, not to forget the amazing sea view! Overall the hotel is very clean and is maintained to a very high standard, when you consider how many people stay at the hotel throughout the year!

    The hotel room was a good size, modern and clean with a sea view. We had a bar meal and breakfasts (good selection of food) during our stay. All the staff were very helpful, the only drawback is the parking, not a lot the hotel can do about it but, they do provide a parking voucher at £1 per day and if you arrive at the right time it should not be a problem. Maybe the local council could build a car park on the beach opposite Ha Ha !!!

    A very pleasant stay on a Groupon purchase for two nights. Used the A la Carte menu for our first dinner which was good. The set menu did not meet our needs that night. We got upgraded to a room at the front of the hotel overlooking the sea which was great and much better than a room at the rear. Staff were all excellent and seemed pretty happy in their work. The only criticism was the parking as if you arrive late in the evening you will be lucky to find a spot near the hotel but the upside is when you do find a spot for £1 you can get a 24hour parking ticket from the hotel, in Eastbourne excellent value!!

    « Lovely Place for a Weekend Away »

    We were dropping my daughter off to Uni at Eastbourne and decided to get a Groupon and stay overnight. What a lovely place to stay. We did have to upgrade as they didn't have any rooms left the night we wanted to stay so we ended up in a suite for an extra £60. The room was lovely and clean and the staff all very helpful and polite. Breakfast and dinner were included in the deal. Food was really good quality and you could order from the a la carte and pay the difference. The restaurant was busy and they probably needed another pair of hands, i.e. we ordered wine and the wine came over but we didn't have any wine glasses to drink from. We will definitely be visiting this hotel again when we come down to visit my daughter. Only downside was the parking. You can get a voucher for outside but parking was at a premium and we had to park some way away. Great Hotel.

    Went for overnight stay with my husband on a Groupon deal and we were pleasantly surprised. The room was spacious and clean with modern decor and comfy bed. The staff were welcoming and helpful. We enjoyed our dinner and had a good choice at breakfast. Parking was not a problem even on a busy Sunday as we parked right in front of the hotel. Overall, good value for money.     « Decent hotel let down by poor dining room »

    Stayed here on coach holiday for 4 day break. Bedroom good sized, clean with lovely modern bathroom. Had upgraded to sea view which was well worth the extra cost. Good buffet breakfast with plenty of choice. The break was spoiled by the undercooked food served at dinner and poor combination of vegetables served with main dish. Appears the chef has been watching too many tv cooking competitions. If they could sort the kitchen out this would make a significant difference to my rating

    « Only just a three-star hotel »

    A very mixed experience; good in some respects but overall a very busy hotel overwhelmed by trying to manage both large coach parties and the needs of private guests. The breakfast room was one of the worst we have ever experienced in a Best Western hotel; very badly presented and with items constantly running out, and the staff seemingly unable to cope. Worst of all was the antique multi-slice toaster that provided a constant source of confusion. Tables were poorly re-set; we had to find salt and pepper from where they had been left on chairs by half re-set tables. Having said that, the first room we had, although small, benefitted from an evidently very recent redecoration and upgrade of the bathroom, and we were fortunate to be upgraded to a small suite for the remaining two days; although on the second day it was evident that the room cleaning was either interrupted or forgotten. Reception staff were always pleasant and helpful. Parking is a nightmare; on arrival the loading bay outside was full of coaches and we had to ferry our bags from some way down the road. On both the first two nights we had to park a good 10 minutes walk away on side roads. If you are fortunate to get a space on the parking immediately opposite, the hotel will provide you with a £1 voucher for 24 hours parking, until 11am the next morning; but in our experience you would be lucky to find a space at any time.

    Location, location and they make good use of it. The verandah at the front of the hotel is a nice place to sit with a drink, look over the sea and watch the world go by. The hotel itself is quite large and rambling, my room was very good, the swimming pool was small and very warm - I imagine very good for elderly or children. Breakfast had some nice unusual touches - delicious rhubarb juice alongside the juices you might expect, small cheese scones that tasted freshly made - all very nice. Dinner was less successful so I agree with other reviewers here that the hotel is best as a B&B.

    « Lovely Weekend, Great Staff »

    I took my wife here for a 2 night stay at the beginning of September. We had an executive suite, not as big as we are used to, but we didn't need anything big for the weekend. Food on the "a la carte" menu was fantastic both nights and the wine recommendations worked well with each dish. We were that pleased that on the 2nd night, we made a point of thanking the Chef in person. The bar, whilst often quiet, was nice to chill out in and the lady at the bar (Rebecca) was a lovely, bubbly person who helped to make for an enjoyable evening. We only used the pool once, but the water was lovely and warm and I wished we'd used it the previous day. Overall, we had a lovely weekend, which was made very enjoyable by the staff who are only too happy to help and are a credit to the hotel.

    I could not open my window in the first room, but there was no problem in changing it. In fact it was a better room. The swimming pool was heated at 31 degrees which I found was too warm . Did not have breakfast as I thought it rather expensive. In fact we found a cafe behind the hotel that done a full English for 5 pounds and was delicious. Location is great.

    The staff couldn't have been friendlier or more helpful when we stayed here. We were meant to stay in another hotel but that other place was so bad we felt very lucky when we fell into York House hotel and they couldn't have been nicer. Room was good, lovely see view.     Stayed here last May and had a lovely time. Saw another offer for 2 nights B & B with one night dinner and thought we would return. Room was fine, we had paid extra for a sea view and view was good. Told we couldn't have dinner at 6.30 as fully booked so could have 7pm. Went down to dinner and we were only people in the restaurant. Another couple came in a few minutes later. Had two courses as per voucher. Chicken and leek pie not very nice, pastry hard, inside tasteless. Chips were so hard but found that was because they were still frozen! Couple next to us ordered from A La Carte, Dover sole on the bone - fish came and obviously not Dover sole! The other guest was so cross with staff response that he said he was checking out even though they had paid for an extra night! We had trouble with the shower in the bathroom. When we told reception the girl said it never works properly! Breakfast the next morning and more guests were complaining that the food was cold. The metal dishes they were in were obviously not working and food was awful. Glad to say that todays breakfast was better, but will certainly never being staying at York House Hotel again! So sad as we have visited this hotel on and off for over 20 years.

    Overlooking the beach with views of the pier. Not a lot going on at this time of year and the weather was changeable, but it is easy to get to other parts of the coast, including the Seven Sisters & Brighton. We received helpful service and were made welcome with our dog.

    We have stayed in this hotel on numerous occasions, the staff are always cheerful and friendly and nothing is to much trouble. A big thankyou to Roxanne, William and Mark for all the help they gave, when my car devolved a fault and would not start on our last stay. The rooms are spotless, and the beds very comfortable and the location superb. To all the staff we have met keep up the good work. A big Thankyou!!

    The Hotel staff on arrival were very welcoming. Our room and en suite were very clean. However, I cannot recommend the restaurant We were a family group of ten and ordered from the set Monday Menu. The food served was extremely poor. Those who chose sea bass found it very dry. The vegetable gratin was simply potatoes and cabbage in a thin sauce, served with more potatoes and overcooked mange tout. Desserts were OK, By 9am the next day the cooked breakfast had run out.

    We have just returned after a two night stay. We had a lovely room very clean and a sea view. The location is great not only for the sea front but also to walk to the town. The stairways do need a bit of paint and a new carpet. Other than that we had a great stay, the reception staff were very helpful and friendly I asked for fresh milk for the room and they went straight away and got this for me. We would come back to the hotel again.

    last min booking at the desk for overnight stay B&B the hotel was nearly at full occupancy so we were allocated a double basic room on the second floor at the rear of the hotel the room which was small but had a newly refurbished bathroom fully tiled with large walk in shower. the only disappointment was the buffet breakfast very little cereal choice ,no fruit, but cooked breakfast reasonable choice , the breakfast would be better if provided to order . having said all this I would return again

    We stayed at this hotel for one night. It started off very well, the Reception staff were very efficient and pleasant. Our room was basic but very clean. We were asked if we would mind having an earlier dinner as there was large party coming in and the restaurant were concerned the service would be slow. As we were going to the theatre we did mind at all. We got down at our alloted time but the restaurant was not open and the waiting staff were still coming to start work - clearly a breakdown in communication. The meal was poor quality with a very limited menu. Breakfast was a little chaotic to say the least - no organisation in the restaurant and it did not seem there was anyone taking control. The buffet breakfast area was not kept tidy and items that were running out were not replenished until a guest asked. We were not asked if we wanted tea or coffee - we had to ask a waiter twice. Clearing of tables was very slow resulting in guests having to wait for a table. All in all a disappointing stay.

    We stayed for 2 nights - 4 female friends so needed big rooms with twin beds - we couldn't have done better. Rooms were huge, clean and we had sea views, bathrooms small but well appointed. Staff were friendly and helpful, hotel was clean. Rooms looked recently renovated although public areas were a bit tired - especially the dining room. We didn't eat in the hotel so can't comment on the food. Welcome amenity of fruit and fruit juice was a nice touch. Tea and coffee making facilities in the room. Hair dryer.

    For the third year running we watched Airbourne from the hotels veranda with 8 friends. We were very lucky with the weather, hot and sunny. The hotel offer included an excellent lunch, cream tea including a chocolate fondue and a seat on the veranda with a Dixieland band. It was excellent value for money and we are already looking forward to returning next August!

    We arrived to find that we had a room that in no way reflected the photos on the website. It was minuscule and hot - an awful sweat box with paper thin walls. The bed was uncomfortable, the shower didn't work properly and the only window opened out to a flat roof covered in rubbish. Every noise in the corridor outside, including banging doors, was audible in the room. Really disappointing - will definitely never go there again.

    It's not the first time I've stayed here and I'm sure it won't be the last. As usual the staff were most attentive,friendly and helpful. I always need a disabled friendly room and always manage to organise this with reception over the phone. To be honest by virtue of being an old building manoeuvring around inside and out along the front can be a bit tricky, but I guess I'm used to that now and the staff will help if asked. SO ASK! If you need assistance. Food lovely and plentiful and good value on the two days break, we tagged a free night on by using BW points. Well done York House.

    2 night stay booked via Groupon which included an evening meal. The room was snug but recently decorated, clean and had everything that we needed. The evening meal consisted of 2 courses - my husband enjoyed the steak pie and chips which was lovely but I had the fish which was overcooked. Apart from that, the stay was fine although I think we must have been one of the youngest couples there!

    We stayed in room 384..massive room didn't know what to do with all that space lol. Funiture was well mantained and clean. The bed was very comfortable and extra pillows were very welcome. We even had a comfy sofa to sit on, while watching tele. Bathroom was nice and clean and functional. Sea view was priceless I miss hearing the waves now I'm home..only down side was the Windows, there are three in the room..one was painted shut. .one didn't stay open so that left only one that we could open fully. I appreciate the Windows are old but when it's hot sticky weather it's nice to be able to get a breeze in the room. We didn't have time to visit the swimming pool this time but I'm passed visits it's very clean. We had a evening meal in the hotel which was very tasty, service was good even tho a coach load of people had turned up that afternoon the staff were very organised,and even gave my husband extra gravy. Every morning we had breakfast it was lovely..attentive staff..hot tastey food. ..and a extensive selection to choose from, got me hooked on rhubarb juice. The bar is cosey and staff friendly..there is nothing better than enjoying a drink after your meal in the veranda watching the world go by. Another very enjoyable stay....we will be back again xx

    Spent a week in this hotel, mid August 2016 on room basis. As we wanted to visit Hastings and Brighton it was ideally located in the middle. The hotel doesn't have its own parking and some days it was a little difficult to find a space close to the hotel but it wasn't a big problem We had a twin room on the third floor (there are lifts), decor was modern and a walk in shower in the bathroom. Very clean. We had a sea view and the hotel was literally across the road from the beach. Town centre was a ten minute walk. Although the hotel was full, it wasn't noisy and the chamber maids were very quiet and quick when servicing the rooms. The hotel has a small indoor pool which is also lovely and clean but at 31 degrees is a little too hot to swim in! All the staff we came across were friendly and helpful and although we didn't eat at the hotel, the dining room looked inviting and was always full. The bar was quite popular in the evenings. We had a lovely week and would book here again.

    Thank you to the Best Western York Hotel, Eastbourne for a wonderful break. We spent two nights, last week, in Eastbourne (courtesy of Wowcher). It was a delight from start to finish, and I cannot fault the service provided by the York Hotel and its staff. We had earlier been offered (by the hotel) an upgrade at a very reasonable price. We arrived to find a delightful sea view room, complete with four-poster bed, rainfall shower and lovely lighting. On arrival, there was fruit and apple juice in the room as well as a selection of teas and coffees. There was also a little Nepresso machine ? a nice touch! The view over the beach and promenade was fantastic. The only downside was the noise of traffic. However, this is to be expected in a seafront establishment located on a busy thoroughfare. The room was very clean and well supplied with fluffy towels and gorgeous smelling toiletries. Thank you to the Chambermaids for your hard work and quiet professionalism. FOOD Breakfast was included on both days of our stay. The buffet breakfast was a real treat! There was a great choice, and plenty of it! A varied mix of cereals and cooked foods was offered, with plenty for vegetarians and carnivores alike. As a vegetarian who favours plant milks over dairy, and avoids wheat, I was in hotel breakfast heaven! A big jug of soya milk on the buffet table, free-range eggs, peanut butter, nuts, seeds, fruits AND gluten-free toast on request! In addition to the buffet, there was also a menu of individually priced, and cooked to order, items. Many thanks to the lovely breakfast room staff, for not making me feel ?difficult? when I asked for gluten-free bread. The waiters and waitresses were fast, efficient and friendly. They have obviously received excellent training and supervision from Manager ?Andrew' and Breakfast Room Manager ?Rebecca'. Your colleagues are a credit to you. DINNER One 3 course dinner was included in our deal. When it came to dinner, we fancied something more relaxed than eating in the dining room and opted to eat in the Verandah Bar. Our request to change our arrangements, at short notice, was accommodated in a breezy ?nothing's-too-much-trouble' fashion. Our meal allowance was simply transferred to the Bar menu. We were looked after brilliantly by the delightful Gabby. I was invited to try the Rose wines before buying ? even though I was buying only a glass not a bottle. My choice of sandwich was prepared with Gluten-free bread. My partner's choice of dinner ? Cheese and Vegetable Tarts with Potato Salad and Coleslaw were lovely, I'm told. We shared Chips and a Salad, and I finished off with a Lemon & Lime Syllabub. It was creamy, sweet and not too heavy. All in all, this was one of the best short breaks we have experienced. I would have loved to have stayed for a week! We would not hesitate to return to Eastbourne, and the York Hotel, and we will certainly use Best Western Hotels in the future if the opportunity arises.

    Great hotel. Warm welcome. For an additional £30 we were guaranteed a sea view... The room and view did not disappoint. The rooms have been tastefully decorated, they were very clean and spacious. Brilliant spacious en suite with a power shower, extra towels and toiletries. Tea and coffee facilities were good. Our bed was very comfortable. We slept with our window and curtains open, listening to the sound of the sea all night and waking to the sun rising. So lovely! Breakfast was buffet style and it was really lovely. The service was good. The evening meal was pleasantly surprising... Salmon starter was beautifully presented. The indoor swimming pool was clean and nice and warm. The hotel is situated close enough to the town, a 5 minute walk to the pier and shops. There are some great bars around too... The marina pub is to the back of the hotel and is well worth a visit. The beach is right opposite the hotel and it's very clean and fresh. A pebbled beach but great to walk across for a paddle. We got the bus into Brighton on the Saturday... This was a lovely coastal ride and well worth visiting. We went back again on the Sunday in the car before coming home. Would I return to Eastbourne? Yes... Would I stay at the York House? Definitely.

    Went away for the weekend which was lovely. Sea side view. Though the hotel room was rather small it was clean and had everything we needed. With our groupon deal it gave us a starter and main in the restaurant. The prawns were watery and the turkey escalope was inedible. There was barely anything on the menu that I liked and I am not a fussy eater. Clearly the menu is set for an elderly audience. Manager was loud and all you could hear when you were having your meal. Staff seemed to not care if you were there. Thank you to the man on reception who upgraded us to a sea view room for free, you were truly delightful and put a great start to the trip

The food was nice ( a bit rich for my taste, but never - the- less great ). What made our stay was the staff they were friendly and could not do enough for you.     This is our first time visiting Eastbourne and we're so glad we chose a Best Western hotel again. The York House hotel has had some proper investment of late, judging from how well equipped our sea view room was. Four poster bed, walk-in soaker shower, jacuzzi bath, good and plentiful lighting, and - to top it all off very nicely - a very high standard of tea & coffee making facilities. A nice finishing touch was a welcome bag of apples & pears and organic biscuits.

    We stayed here for a two night Groupon deal. It was well worth the price that we paid. The room was very clean and the bed was huge! Nice sized tv on the wall and also coffee/tea making facilities. The staff were very helpful and friendly, especially on reception. The breakfast was buffet style , with plenty of variety on offer, it was excellent. An evening meal was included for the first evening of our stay, which was I'm afraid to say, just 'okay' ( the fish dish was slightly dry, could have been better with some fish sauce). Eastbourne is delightful, we were very impressed. A trip to Brighton is a must, but beware of very expensive parking prices ( maybe catching a bus would be a better option ). All in all, a very enjoyable stay and we would definitely return and recommend.

The food was great but the menu options were very confusing if you were on a deal with dinner included. We would stay here again but would probably eat out for dinner.

    Really pleased with the family suite and view (although price was pretty eye watering). We had mentioned we were there for the weekend celebrating our wedding anniversary and for a "gift" they'd put a bag of 3 inedible apples which we had to throw away and 3 hard pears which never ripened in our room. Ok they didn't have to leave anything for us of course, but that seemed a strange choice of something to give. Had to scrape a lot flies off the Windows too but The main annoyance was some of the staff and access to the pool. Why have a lift with a -1 floor on it when the lift doesn't go there?? This resulted in a maze of a journey to get to the pool and back as we couldn't walk through the restaurant as there were diners. While we were waiting to ask the receptionist how to get to the pool, she was busy chatting to another staff member about something not to do with work and greeted us as an inconvenience that she had to be interrupted. At breakfast we were shown a table and promptly forgotten about as the staff were busy laying tables for lunch even though it was 9.15am. Eventually, after several minutes of being ignored, we had to call someone over to ask whether we were supposed to get our own drinks. A waiter who couldn't speak much English said he'd get me some tea which he did and returned to laying tables. I had to call him back as he hadn't given me any milk and a big sigh greeted my request for some. There were no eggs at the bar and no proper croissants - just silly bite sized things. No fruit except for prunes and grapefruit. Not impressive especially for the price. Good location though although shame no parking on site - we had to park miles away. Thankfully it wasn't raining.

    A lovely hotel with welcoming helpful staff. A very clean and spacious room but a bit disappointed there was only a shower which appeared complicated to turn on! Plenty of hot water and beautiful seaview. A very delightful waitress served us our meals which were very good although not man sized. Fantastic cheeseboard made up for any failings with the meal. Limited wine selection but ok. Shame the pool was out of order during our stay.

    The York House was a perfect little getaway for a weekend break. It's ideal location is within a 15 minute walk from the town centre and 5 minutes from the pier. The hotel staff were friendly and welcoming, even offering us a complimentary room upgrade, which was a lovely surprise. Our Executive room was very spacious, with beautiful sea-views. Had a relaxing nights sleep, after a delicious dinner in the hotel. The slow service was made up for by the delicious food! The one and only downside was that the swimming pool was out of use for the whole time we were there.

    Stayed in the four poster room. Bathroom, beautiful fittings, all new I imagine. including moord lighting, Jacuzzi Bath, Rainfall type shower . Bedroom : Huge six foot four poster bed which as well as looking good, was also immensely comfortable. large flat screen tv, as well as a kettle and the usual, there is also a coffee pod machine. bottles of organic apple juice, a bag of fruit, organic biscuits Large Bay woindow with access to the balcony is also a nice touch. I seriously can't fault the Room itself. Breakfast was amazing and we also ate there in the evenings . The only issue is parking..but that seems to be throughout Eastbourne and it has t o be taken into account that it was a bank holiday weekend.

    We visited this hotel in August 2016 for a couple of days to see the annual Air-show and were greeted by staff who were very helpful and friendly and were shown to our table for a lunch that contained Ham,Chicken,prawns,Seafood, smoked Trout, Varieties of Cheeses, Home made freshly made Bread, Salads, jugs of iced water. and you could have had more if you had room for it.------In the afternoon you were served Cream Tea consisting of Fruit scones, Cherry scones,, Cheese scones, cream, jam, and also chocolate fountain with marshmellows, and bag of mixed sweets and tea or coffee.

    We stayed on the Friday night before a Saturday at the Eastbourne Air Show. Lovely food in the restaurant on Friday evening and good breakfast choices on Saturday morning. As it was a belated birthday treat we had one of best sea view rooms in the hotel. Luxurious spacious bathroom, dressing room and four poster bed. Not inexpensive but worth it for a special night away. The route from reception to the room could do with some tlc but overall a nice hotel. Lady in the bar was helpful in choosing a glass of red wine. She had a nice warm personality and gave good service as did the restaurant staff on Friday evening. View over the sea is brilliant!

    Booked a 1 night Groupon with 2 course dinner and breakfast included. We arrived just after check in, but as it was the Friday of a bank holiday weekend, it took us 20 mins to find a parking space. The hotel will give you a permit for £1 if you can park on the seafront, but there was nothing available, so we ended up parking in a side road a 5 min walk away. Not a problem, the car was safe and there were no parking restrictions. There was a wedding at the hotel, so quite busy but check in staff were great. Took us a bit to find our room- the room numbers run in an interesting order if you aren't familiar with them, but we did find our room in the end. It was a standard double. Not a big room but perfectly adequate, clean and looked to have been recently refurbished. The bathroom was great- modern and clean. You get a tv, clock, phone, hairdryer, tea and coffee making facilities and if needed there is a fan in the bottom of the wardrobe too. The room has a double bed, tub chair and dressing table and chair and wardrobe. We were at the back of the hotel so no sea view. Did consider an upgrade but the hotel was packed with the wedding , so thought it would be unlikely anyway. We had dinner booked for 7pm and having read other reviews , we were a bit concerned, but we need not have been. The staff were so friendly and attentive. We had a 2 course from the dinner menu included in our Groupon, but we were told we could use our £17 per person allowance against the A la carte menu and just pay any extra. The daily dinner menu had a choice of 4 starters and 4 mains, which were fine, but hubby had his heart set on the rib eye from the A la carte menu and I too as a vegetarian liked the look of their seasonal vegetable platter, so we used our allowance against this. We only had to wait 20 minutes for our food to arrive and in the meantime, we had fresh iced water brought to the table, bread and our drink order. The food was lovely , the portion sizes are very generous, the plates are huge. My seasonal veggie platter was delicious and as it came with a flat field mushroom, peas, hand cut chips, grilled tomato and salad garnish I was absolutely full. The only criticism was that it was such a hot day the restaurant was stifling, as there is no aircon. I can see that waiting times could increase as it gets busier in there, but we had no problems and I was very impressed with how attentive the staff were. Later in the evening after being out we returned to have a drink outside, but the wedding guests had completely taken over the bar, so impossible to get in. ( They did have their own function room and bar, but I think it was so hot they came upstairs) The receptionist was fab and managed to get a waitress to get our drinks and bring them out to us. We had a good nights sleep, although our decision to leave our window open instead of using the fan was a mistake as at about 5am all we could hear were bottles being recycled! Breakfast was good, we came down at 7.30 and it was virtually empty. There was a nice buffet selection and as it was early everything had just been cooked. Pots of tea and coffee were brought to the table and just as the previous night the staff were lovely and very attentive. Check out was a doddle and we had no problems. The hotel is what you would expect from an old seafront hotel. Parts of it are showing their age , whereas others are bang up to date and modern. We found all the staff friendly and pleasant. The groupon deal was a bargain I think, as you nare a 5 min walk from the pier.

    We booked this hotel as a bargain offer for a birthday celebration but having read some of the Tripadvisor reviews prepared ourselves for the experiences described. On arrival we were allocated a larger room and found it to be equipped with a bed of such hugeness that it was difficult to find each other, plentiful pillows and a well-fitted shower room with large fluffy towels. There was a welcome fan given the unseasonable heat so that was our first apprehension well and truly squashed. After a very comfortable night's sleep we descended to breakfast expecting surly staff and little food. We were warmly welcomed and treated ourselves to the plentiful food on offer. So dinner was bound to be a disappointment given previous guests' comments? We used our allocation and chose from the a la carte menu with crab and crayfish, and langoustine as a starter and monkfish and steak as the main course all delightfully served and washed down with a very well-priced bottle of South African red wine. Another good night's sleep and then we found it; at last something to complain about. The shower was too hot.... Upon checking out, done with friendly efficiency, we mentioned the shower which was immediately reported to housekeeping but it seems that not all critical reviewers had been brave enough to express their comments face to face. Thank you to all the staff at York House for a thoroughly enjoyable and surprising stay.

    All four of us had a great time at Airbourne again this year and the air displays were as amazing as always. When we arrived at the York House Hotel at midday we were devastated to see that all the verandah seats were taken so we headed straight in for lunch and were pleased to find after we had eaten that several seats had become available. We were very pleased that there was no queue for lunch at midday but I did notice that by around 12.45 - 1 pm people were having to queue right out of the door. The buffet food was again first-class - everything fresh and all dishes refilled as they became low - and such a choice - I had to head back for seconds as had no room for the beautiful cheeses first time round. The afternoon tea again was lovely. Lovely fresh scones - three different types which was super - lovely cream and jams - and plenty of hot pots of tea and coffee.

    Parking is a major problem. Being on the main street and close to the Pier made it impossible to find parking near term! Our stay coincided with two of the hottest days of the summer. The lack of air-conditioning, not usually an issue in England, made the two nights very hot and uncomfortable. Apart from that the room is relatively small but as we didn't intend to stay in much it was ok. The location was perfect. The breakfast was lovely, cooked and plentiful. The evening meal was nice, but could have eaten a little more of it :)

    We had a two night stay here with groupon offer. On entering the hotel in heat outside of 28 degrees it seemed stifling hotter inside. No air conditioning or fans in site. Reception staff were very pleasant. Double room was lovely and clean but wished I'd upgraded when asked for a sea front view when booking. The evening meal was nice however sauna like conditions spoilt it. Evening was spent relaxing on the veranda with a cold cider. Breakfast again was spoilt by unbearable heat in the restaurant however food was plentiful. Lovely sea walk along the pier and into town and Eastbourne beach was very shingley so beach shoes is definitely needed. We were very lucky with the weather on both days and will be visiting again as overall a very relaxing time was had by both of us.

    « Great Location - Friendly Staff - But Oh Dear, the resturaunt service !! »

    This hotel is in a great location on the seafront although parking can be a bit of a problem but we managed okay, We booked a two night break with a Grupon voucher and to be fair it was good value for the money. All the staff were friendly and most helpful, especially the young lady in the Veranda Bar. The only thing that lets this hotel down, and the reason we have only given it an Average rating is that the service in the restaurant was shambolic. We put this down to a lack of staff and/or lack of training. There did not appear to be any sort of system for the waiters/waitresses to work to. Obviously they were not allocated their own tables to service as they were all over the place, one minute serving, clearing half a table in between, tables left uncleared whilst new customers were having to wait for tables. Delays in serving food, etc etc. The poor lady trying her best to run the restaurant was tearing her hair out and having to tell her staff what to do every few minutes. We have stayed in numerous hotels over the years and do know how a restaurant should be run, even if it is only a three star hotel. Now for the good bits, oh yes its not all doom and gloom. The location is excellent, the staff very friendly and helpful, the standard double room we had was very clean and comfortable and the veranda running the length of the hotel at the front was a cracking place to sit and watch the world go by in the evenings with a glass or more of whatever takes your fancy. Plenty of restaurants and shops etc within walking distance nearby and good road access if you want to explore the wider area. Would we return to this hotel? definitely yes we will, because I'm sure that the management will take on board the comments regarding the restaurant that we and others are making and will sort it out. I sincerely hope so.

    Stayed here for 2 nights on business. Wasn't made aware of the cheaper parking. Main bar was fine....good barmaid and nice chicken salad. Room was fine. Then breakfast....waited for 10 minutes which was fine as it was busy. Got a table for 1 and asked for coffee.....got my buffet breakfast which was all cold. Ate breakfast and no sign of coffee by the time I had to leave. Next morning I decided to go much earlier I.e. 7.30am and was the first person in.....asked for coffee and poached egg with salmon. 3 more teenage staff asked if I'd like coffee....I repeated I was waiting for coffee, eggs & salmon.....got the coffee this time but after 20 minutes STILL no breakfast!!! Poor effort!

    Stayed here one night with a Groupon Deal for £69. Managed to book in for the Friday of Airbourne. We're upgraded to a bigger room with a lovely seaview. The 2 course dinner was excellent and service was great. Only 4 choices but what we had was delicious. Paid extra for pud. Lovely comfy room and bed. Breakfast was also excellent especially the eggs bread. A thoroughly enjoyable stay and an absolute bargain. Would definitely stay again

    « Warm and pleasant seafront hotel »

    We had a family room here for my birthday in January. For us it's a great a hotel as not only is it on the seafront with nice rooms, it allows dogs and he was made to feel as welcome as us, he's bed was made up in the room with a welcome treat for him and birthday chocs for me wishing me a happy birthday. On arrival we got a parking ticket for just £1 allowing us to park right outside, meaning we could go off to explore Eastbourne town. Of course in Jan it's not the livest of places but we had a brisk walk along the seafront and then a nice dinner in the hotel in the evening. Having an indoor pool, although small was a bonus. The staff were friendly and made a big fuss of Bruno our Springer spaniel.

    « Thoroughly Excellent Service and Old School Charm »

    This was a Groupon deal that I was originally going to take with my partner, but ended up taking with a friend. This meant changing the booking from a double to a twin just a couple of days before we went. The hotel receptionist (Mark) that I spoke to about this was brilliant, and eventually managed - even though our visit coincided with the Air Show and one of their busiest weeks - to upgrade us to a seafront room. Our first floor room was lovely; comfortable and well-appointed with fruit, biscuits and fruit juice provided. My companion was held up by several hours due to the Southern Rail Strike and this meant we had to change our dinner booking from 8pm to after the restaurant was supposed to take orders. They were lovely and welcoming and couldn't do enough for us, with no sense of haste about us being the last diners. The food is very good, fresh and generously portioned. The deal we had was for the set menu, but they are happy to offset the cost against the a la carte menu, and there is none of the sense of being a second rate 'voucher' customer that I have experienced in the past. The breakfast was very good (we went down early) with high quality ham and cheese for the continental breakfasts and plenty of choice for the rest. The clientele during our visit was mostly retired people in tour groups and large family groups. Some of the former were very grumpy indeed, and I was impressed at how thoroughly patient, pleasant and professional the staff were with them. A very welcoming and attractive hotel and one I'd definitely go back to.

    Stayed on woacher deal worth upgrading room to seaview. Recently refurbished our room 304 had own kitchenette and on suite shower room.The bed was very comfortable and very clean. We had dinner and breakfast in the hotel. Staff were very welcoming and friendly and nothing was to much trouble. We were able to park right outside the hotel with the £1 parking voucher from hotel. Location was great could walk into town and straight onto beach.

    Terrible ? yes, but this is aimed at the restaurant because we were booked in for their evening meal on the first night using a Groupon two night deal. I have never experienced ?field mushrooms' before and hope I never will again. The mushrooms were disgusting and completely bland along with a tatty salad that was just awful. The roast chicken was probably the worst I have ever had in a hotel as it was just tasteless and probably frozen meat along with the tasteless broccoli and cauliflower that were also frozen I would assume. The mashed potatoes were covered in a fairly tasty sauce so it was hard to tell if they were ok or not. The dessert was probably the best course ? just, but this was strawberries a trace of meringue covered with some sort of cream but certainly not fresh. We were only asked if everything was alright at the end of the meal by a cheery well-built lady in a black suit and strangely enough when we said it was really awful she did not seem surprised! She offered us complimentary drinks to make up for it, but really!! Now in my experience, in any decent restaurant the waiter/waitress will always ask if everything is OK about two or three minutes into the course you are eating as that is always time to put things right if needed. Not here! Take note Mr Restaurant manager and learn!!! Strangely enough the breakfast was fine with cereals or cooked available from the buffet or they would even put together full English upon request. I suspect that the evening before when we had dinner there it may well have been a stand in chef or someone from the local school on work experience earning a bit of evening pocket money which would explain the reason for such appalling food. To be fair to the hotel, the room had a large comfortable bed, bathroom and room service were all fine and our request for a sea view was fulfilled at a cost of £15 per night that I think was reasonable. The reception staff were helpful and pleasant and to their credit acted really quickly by calling for an ambulance immediately when an elderly gentleman had a tumble on their front steps. Respect guys! To sum up, in my opinion it is a reasonable three star hotel, rooms were fine if you pay extra for a sea view, reception and hotel staff good the only drawback being the evening meals and the dining room staff who really haven't got a clue. Also the reception area could do with a makeover in line with the room we had on the second floor although I did see signs of fresh paint in other areas so there is hope yet. I agree with other comments regarding the orange juice being watery but that is because they put ice in the container and as soon as it is nearly empty you just get coloured water. Yes the carpets are tatty and need of a good hoovering or replacing as they looked really grubby and tired. I really don't think that just because we were on a Groupon deal we should expect a poor standard of food or indeed any lamentable excuse in response. The reason why companies offer Groupon is to attract new people through the doors in the hope that they will come back time and time again because the product offered was so good. This is called good marketing strategy but obviously the message has not reached York House yet. You can park outside on the main road if you are lucky and just ask at reception for a resident parking voucher. This was very reasonable and will last until 11 am the following day and only cost £1.00 so no problem there. Would I return? Well yes I would, probably, but I would definitely not have an evening meal in their dining room when there are numerous restaurants past the pier in Terminus Road that simply take your breath away. Try the Greek restaurant called Gr/Eat Greek Deli and Cuisine for really good food and wonderful service, we did and what a contrast. Read and learn York House, read and learn!

    York House Hotel offers very good value in the highly competitive hotel business in Eastbourne. Situated right on the promenade it offers good food and newly refurbished bedrooms. A lot of the hotel could do with improving but nevertheless I would stay there again. The staff were all very pleasant and helpful.

    A great location with nice a sea view (only if you get a room with sea view). Nice hotel, good service, nice swimming pool. Kids loved it. I visited with my family for two nights and we loved our stay. Unfortunately the restaurant lets the hotel down. The dinner was terrible. My daughter who is a fan of desserts didn't even like her chocolate brownie. The whole restaurant (food, furniture, staff) needs an upgrade. I believe people wouldn't be bother to pay something extra for quality food especially during a holiday.

    We came to the York House for an overnight Groupon deal stay. Our room was an executive one, that they had turned into a twin for us. Reception was excellent and check in was fast, efficient and friendly. The room was old fashioned but spotlessly clean, and the bathroom was modern and all marble, with a beautiful walk in shower. There was a large flat screen TV on the wall, which was a lovely modern touch. We were very happy until we arrived at dinner, at the earliest booking time available when we checked in at 3 - 8:30pm. Tip - book before you arrive if you want a 7pm meal (this was a Monday night so it would be worse at a weekend) The restaurant was two thirds full, and nicely decorated (if a little dark). As I sat down, I immediately noticed that my spoon was filthy. This made me check my other cutlery, and I found my knives had dried food on them too ?? The restaurant manager was appalling. She approached us with menus and said loudly, "Oh you're here on a deal aren't you. That means you're ONLY ALLOWED a starter and a main". My friend and I felt this was highly inappropriate and we were very embarrassed. The manager rarely smiled, and was dressed completely inappropriately too. All the teenage waiters wore green shirts and coloured ties and black skirts or trousers. The manager wore a pair of tight multicoloured trousers and a white top; she appeared in the identical outfit again at breakfast the next morning! When we first arrived I wondered why a member of the public was going into the kitchen. The other waiters and waitresses were very young, and though doing their best, they needed direction. They got very little support from the manager. Early on, a male waiter tipped a plate of leftovers on the floor near the door. It looked revolting, as if someone had been sick. For the next 10 minutes we watched as other guests stood on the food, and some slipped as they walked out onto the wooden floor. The manager looked directly at the mess, but made no attempt to clean it up. In the end I called another waitress over to alert her, and she told the manager. The manager berated the male waiter in front of the whole restaurant, telling him "he should have dealt with it". The food itself was poor. The starter - pear in blue cheese dressing - was 99% salad leaves. There was a tiny piece of sliced pear and no blue cheese taste at all. The main was a cheap turkey steak (Tesco £3.99 for 5) and served with beige vegetables (potato, parsnip and a pile of onion), and a HUGE pile of red cabbage. The only nice thing was the delicious gravy/ sauce. The manager then offered is dessert, which having told us earlier we 'weren't allowed', was confusing, and we declined. The following day, we had a lovely time sitting on the veranda enjoying the sunshine and soft drinks from the bar. We had sandwiches from the hotel for lunch which were slow to arrive but delicious, and beautifully presented. I have hated giving a partly bad review here, as the hotel and staff were lovely, and it was a great deal. The poorly managed restaurant, however, really did spoil our stay. The restaurant manager was highly unsuitable for the post - she was rude, lacked the customer service skills to smile at her guests, and did not manage her team effectively. If I were the main hotel manager I would monitor her carefully, as she would stop me from using this hotel again.

    We arrived for a one night wowcher booking on the last day of Airbourne that included dinner and breakfast. We found a back road parking spot near the hotel because we had arrived approx 1030am on what must be one of their busiest days of the year. Reception were very helpful and said they would try to get us an early room and I asked if an upgrade to sea view might be possible, she said she did not think that would be available. At 1200 we checked again and were told a room was ready and it was a sea view with no extra cost, we loved the big room 144 with a lovely recently refurbished bathroom and were very happy! The dinner menu did not seem that exciting but in fact turned out to be very appetizing, with excellent service, although the wine list has a very small selection to choose from, prices for a hotel seemed fair. Breakfast was OK but the fruit juice was poor and the only fruit seemed to be prunes. It is only a short walk into the town centre and pier. It was excellent value and we enjoyed our stay and would come again.

    Yet another return visit during Airbourne where all tne staff were busy throughout the 4 days. Yet service was still good, breakfast great, although not as refilled as often due to large coach parties being catered for, but just had to ask and it arrived. Lovely yo see Mark, Darren, Teresa and many other familiar faces, though some new too.. Had fun using the pool which i hope they never remove. Room was clean and spacious with the added benefit of a fan which was continually in use. Try this hotel, enjoy the indoor pool, the beach opposite, the shops, the theatres or just come and relax and enjoy the food.

    I bought this as a Birthday treat for my Dad who is 83 years young! The groupon deal was for seating, lunch and afternoon tea on the Saturday of the air show. The staff were so accommodating, even down to providing a tablecloth as the metal table was reflecting the sun! They had a wonderful time, the seats were great, the food of a very high quality and plentiful. He and his companion had a super day. Thank you for making his day a memorable one.

Food was very good but choice of wine very limited and their Sauvignon Blanc and Pinot Grigio tasted awful so resorted to a bottle of Prosecco at £27 a bott!! But all in all a great day with a band provided to add to the atmosphere. Would definitely recommend.

    We did not stay at this hotel but booked a special package to have Lunch and Afternoon Tea whilst enjoying the seafront display at 'Airbourne'. A good position to enjoy the aerobatics of the planes taking part with the benefit of comfy chairs, good facilities and live music from the Traditional Jazz Band. The lunch was lovely with a nice variety on the buffet which was constantly replenished by the attentive staff. Then to just marvel at the planes for a few hours before sitting down to afternoon tea with scones, jam and clotted cream. Note: you must eat in the allotted times and you are not able to reserve seats on the terrace, but this did not pose any problems to us. We thoroughly enjoyed the afternoon.

We arrived late afternoon and was lucky enough to park outside ( the hotel give you a voucher costing £1 which allows you to park till check out). we had a very nice room overlooking the beach which was very comfortable. The offer included a Two course meal which was disappointing. The dining room was not big enough to cater for all the residents and you were virtually sitting on top of one another.

    We stayed overnight 10th August 2016 for the airshow the next day. The same hotel did a Groupon deal of lunch and a cream tea on the 11th for the airshow. Our room was large, clean and overlooked the sea. We were on the first floor and everything about the room was perfect. The only possible improvement could be a clean-up of the parapet walkway outside the window which has obviously been used by decorators as a base for ladders to paint the exterior of the building and left a bit mucky. Apart from that - great. The staff were friendly and very attentive at mealtimes. The food was good quality and plentiful. No unnecessary waiting, queuing or mess around the buffet area. The hotel is well placed on the promenade for the pier, shops and other attractions. Also, a £1 parking permit from reception gets you 24 hours parking on the road right ouside the hotel! We will definately stay at York House Hotel the next time we want a break in Eastbourne.

    We paid extra for a king size bed. Unfortunately we were just given two single beds pushed together which were very uncomfortable. The plumbing in surrounding rooms was very loud. Particularly in the middle of the night when toilets were flushed and taps were turned on. We didn't get a good night's sleep. The breakfast was good though and there was a nice selection.

    Very warm welcome to hotel from Harry on Reception was a prelude to a consistent friendly, welcoming & helpful attitude from all staff members. We enjoyed the an excellent buffet breakfast with a wide selection of English & Continental dishes. Our evening meal was similarly exemplary with a good choice of dishes cooked & served perfectly. The bedroom had a splendid seaview & we slept very well in a large & very comfortable bed with surprisingly minimal noise from the seafront road. All in all a very commendable hotel.

    We stayed at York house for two nights and found it very enjoyable. The front desk team were all very helpful and efficient. The room was spacious and well decorated, the bathroom was a decent size with enough shelving, although a little bit under lit. The bar prices were reasonable with a good selection of drinks and snacks. The terrace had a pleasant view of the sea with plenty of seating. We had an evening meal and breakfast, the food was of a good standard. Would stay again.

    Me and my partner went away for a night and the best part is we even got to bring the dog. The hotel was a lovely place, the staff couldn't do enough for us. The meal was included in the deal and was very good value for money. We were allowed to bring the dog into the bar area and they accommodated him while we could have dinner. The breakfast had a wide variety of options and offered a warm and welcoming way to start the day The weather, hotel and the sea side made this the perfect get away! The only negative we had was the lack of parking but we were made aware of this before booking but there is some back roads which offers free parking.

    We were there from 5-8 August. Welcomed by a very polite young man called Romario. He greeted us with a warm welcome and arrange an extra nights stay at a discounted price. The room was lovely. Sea view, clean and spacious. Food was great, with a large buffet for breakfast. There is something for everyone. Dinner was excellent, we opted to pay the extra on the second night and order from the A la carte menu. The rib eye was cooked to perfection! (We weren't offered the option on the first night, which is a shame because we would have chosen it). The bar tender is a lovely lady, who really works hard and still has time for polite conversation and has good knowledge of local information. Over all, this is an excellent hotel with really great staff and good food. Nothing is too much trouble. We even had our beach chairs delivered from Argos and they were happy to receive them and offer to bring them up to the room. Goodbye Britannia, hello Great Western! ??

    Stayed at the York house 4th to 6th August on a fantastic groupon deal on arrival we checked in with a very friendly man on reception our room was a standard as was told when we reserved our booking and was lovely only fault was the water was to hot in shower which you couldn't regulate. Sorry hotel we were in room 310 Food i could not fault you only have to ask staff for anything and they was so helpful. Would definitely return to York house as we visit Eastbourne regularly as parking amongst other things is much easier than staying in Brighton. Well done to all the staff. And thanks to the housekeeping.

    I visited Eastbourne for the first time with my 14yr old son and 2 well behaved small dogs. After reading some of the reviews on here I was a little apprehensive about my choice of hotter. I needn't have been, the reception staff were very welcoming and helpful, they even upgraded us to a sea view room which was very spacious with seating area and wonderful views out to sea. The bathroom was a little tired looking, but everything worked perfectly well and it was very clean. We booked dinner for 7pm and were seated at a table for 2 by the window. Our order for drinks was taken promptly as was the food order. Unfortunately, after a 50 minute wait and people who sat down after us were being served, we were becoming a little annoyed and my son was ready to start eating the tablecloth! The restaurant manager had noticed our delay and came over to apologise and went to investigate what had happened in the kitchen. Our order had been missed! Now I know this wasn't really a good situation, but you know, these things can happen and the manager straight away told us all our drinks and further drinks were on the house. Happy days! The food arrived, my son had steak which was perfectly cooked and very tender and I had haddock in a crumb, freshly caught that day-delicious. Once it arrived, I really couldn't fault it and I am a bit of a food snob. breakfast was fine, one of the staff was a little surly and didn't like to give eye contact, but apart from that, the food was hot, and cooked well. This is a simple, clean, but old hotel (but they're all,old on the front there in Eastbourne and the management do the best they can with the building they have) it's in a great location handy for the pier and town centre, I would stay here again.

    Had a great stay here with my mum. We both had great rooms with very spacious en suites, which were kept wonderfully clean by the hard working housekeeping staff. There are lifts to all floors. All the staff were very helpful and friendly, the restaurant serving up good, locally sourced foods to a high standard. The beach is opposite the hotel or if you're not feeling that brave, the hotel has it's own indoor heated pool. The Verandah is a lovely place to sit with a glass of wine in the evening, listen to the sound of the waves on the beach and people watch. There are plenty of places to eat, with the pier and the town being just a short walk away. There is a lively market in town a couple of days a week with a bustling town centre with all the usual shops, banks and some very good buskers! We had one bad day with the weather so went to the theatre and saw a wonderful performance of Don't Dress For Dinner in a wonderful old theatre and at a mere fraction to London prices. Don't get tricked into booking through Expedia, contact the hotel direct for the best deals.

    Hotel clean and comfortable only a few minutes walk to the pier. Went with a fussy eater even she managed to find something on the set menu which I thought was OK. Puddings were delightful. Breakfast was plentiful and buffet style (continental and English). Hotel will give you an all day parking ticket for £1-didn't have any trouble finding a space.Take bus number 12 or 12x (faster) from the pier into Brighton for the day £6.50 return OAP's can use their freebie passes after 9.30am. Would thoroughly recommend hotel-a great stay at a great price !

    Had a lovely stay at the hotel. Stayed here on 27 July and 3 August as we were working in Eastbourne. Both the dinner and breakfasts were excellent and had a nice swim in the hotel pool on the second occasion. We stayed here on a Groupon and Living Social Deal promotion and the value for money was excellent. The location is brilliant and it is fairly easy to park with the £1 parking voucher scheme which allows you to park along the seafront or nearer the town for a 24 hour period. We had stayed here previously last year and brought our dog with us and they even left him some dog biscuits in the room which was very thoughtful. Will definitely stay again as we are in Eastbourne fairly regularly on business. The female hotel receptionist (sorry I don't know her name) is a credit to the hotel and the management. Thank you for a lovely stay.

    A very nice hotel, right by the sea, splendid view from our bedroom window. Located quite conveniently close to the centre of town, away from noisy neighbours. A traditional old English style building, but with modern comforts, WiFi, Jacuzzi in the room and a heated swimming pool in the basement. Buffet breakfast with a very good selection of food and choice of extra buffet dishes i.e. Smoked salmon and scrambled eggs. Will definitely recommend and hope to come back in a near future.

    We booked a two night Groupon deal & were delighted both by the facilities & level of service. We advised the hotel before arriving that we would be celebrating our wedding anniversary & the management certainly pulled out all the stops to ensure our stay was special. We were upgraded to a superb room with sea views and given a complimentary drink with our two course meal which was included in the deal. Contrary to some negative reviews, we thought the food in the dining room was very good. At breakfast I ordered various items from the menu rather than the buffet & they were fresh & delicious. There was no porridge available at the buffet but when we enquired the chef happily prepared a bowl - a tribute to the level of service we enjoyed throughout our stay. The weather was truly miserable for August but the hotel more than compensated for this. We would like to thank the management & staff for a most enjoyable short break.

We arrived early and wasn't expecting to check in early but the receptionist was unfriendly - no smile or good eye contact so we went and ate lunch out in town. When we came back to check- in the young receptionist was very helpful and friendly and even offered to carry our bags. We were in a standard room, which was small but clean and comfortable (compliments to housekeeping). The view was horrible but being on the side of the hotel was probably quieter than being on the front. Someone from the Hotel had phoned before we arrived to ask what time we wanted to book our table for dinner, which I thought was good customer service. Things went downhill when we got to the restaurant, the hostess (restaurant manager?) said we were on table 7 which was in a row of tables for two set up in the middle of the room with about a foot between them. I asked if we could sit in an unoccupied table in the window which was more private and was taken aback when she said "no, that is a nice table which has been reserved by someone with a baby, your table is no 7". That put me in my place, she might as well have added after "your table is rubbish" because it was!! I didn't want to whisper to my husband or listen to the other couples conversations but we were so near to them, it was hardly romantic. The young waitresses were friendly but couldn't answer any of my questions about the menu - more training needed perhaps? The food was average and my chips were hard and undercooked so I asked for a fresh portion - no apology given and by the time they arrived I had finished the rest of my meal. We didn't bother with dessert because I felt very uncomfortable, there is no atmosphere, no background music and it was very hot. Breakfast the first morning was cold and people were waiting for hot food to be topped up, there is only one toaster for a lot of guests. Not enough staff and the few working looked harassed. Breakfast the second morning was hotter so it's a bit hit and miss. Some of the staff are friendly and helpful but some are bordering on being rude and look miserable, which makes you feel unwelcome and uncomfortable. This hotel has a great location and could be really good but I wouldn't recommend it because of the restaurant.

    My husband and I came to this Hotel via a Groupon voucher. The price was amazing, considering it was at the start of the School summer holidays. Staff were friendly and very helpful - nothing was too much trouble. We had requested a room with disabled facilities and it did not worry us that the room overlooked a side road. Room very clean and shower room was great - bed large and very comfortable. The indoor pool was an added bonus - we had hoped to go for a swim in the sea but the weather was poo. The 'help yourself' breakfasts were good and you can have as much as you want. I would have given this Hotel a 5* rating but the dinner we had on the first night was not that good - on saying that - we did not have to pay for it as it was included with the voucher. I would recommend this Hotel.

    We stayed here for two nights in July 2016 on a Groupon voucher. They charged us a pound for all day residents parking right on the other side of the road which was wonderful value and solved a problem. We could grab our deckchairs and towels in the morning from the car and go to the (pebbly) beach. Check-in was swift and every member of staff was polite and friendly at all times. Dinner was lovely, couldn't fault it. Breakfast was a bit basic but we enjoyed everything we had. They replenished everything efficiently. The room was very nice, bathroom was fine. We slept extremely well. The swimming pool was nice too. All in all a very enjoyable stay, great staff, thoroughly recommended!

    Paid for a sea view which was lovely. Room was extremely clean although there was a quite a bit of dust floating around, especially out of the fan. The bathroom was clean, looked very modern along with power shower. Breakfast and dinner could definitely be better and have a more thought out setup. Most dissapointed with the breakfast which lacked everything you'd expect. Despite having a good selection of juices, the juice dispensers have a little tap which look great, however not suitable to cater for such breakfast numbers. Some of 'kilner jars' even had cling film around the tops as the lids were missing. The pastry/ danish selection was poorly with little to no choice and the youghurts in the bowl were warm. The fried eggs looks over cooked and multiple eggs cooked in a pan and thrown in the warmer. The potato wedges were dry and not appetising at all. With regards to the catering fot vegetarians, having a suitable offering would be great. This lacked in the daily dinner menu and breakfast. Finally the filter coffee served at beeakfast tasted burnt and bitter. I assume this is brewed in large batches and left to stoop for a few hours throughout breakfast service. Pot of tea was also very watery and unenjoyable. Overall stay was good with a great view, however wouldnt recommend on eating from here.

    Stayed at this hotel for a few days . On arrival there was zero hospitality and very cold reception . Not the usual welcoming you get at hotels . Several rooms had been booked and we had only needed one . I could understand the confusion. When finally were able to check in the hospitality wasn't great. I had been promised as upgrade however on arrival this was not the case as the box of chocolates promised and jacuzzi bath was not in our room . The room was pretty basic carpet stains throughout the room and under the table, the stains were pretty bad . The shower is a complete joke!!!!!!!! There is no shower door so the water spills out onto the floor. Ended up having to lay thick towels to absorb the water . The shower itself is either boiling hot or freezing hold mostly scalding hot. As for the breakfast it was continental with hot sausages , beans etc , the juice was basically water with colouring . When we went to eat it seemed we had been given a table secluded from everyone else and being people of colour it was very noticeable. This is something that we noticed and given a table away from the other guests as soon as the seater looked at her clip board. We didn't even go to dinner that night that I had paid for due to the treatment that morning . Overall it is a very budget hotel the carpets throughout the corridors need updating and look jaded .

    We stayed for one night in an executive sea view room which was beautiful and very well equipped. That is where the good review ends. Service in the hotel is poor. Breakfast was shambolic. After being ushered into the hot room and waiting for over 10 mins I had to get up and speak to a waitress to ask for a pot of tea. The selection of fruit was extremely poor prunes and oranges. A very poor selection of dry Danish pastries and muffins. The cereal bar was very messy with cereal all over the table. At no point during the 30 minutes we were there was this cereal attended to. Hot food was luke warm and we had to request for food to be replenished as staff were not attentive or aware of the depleting food. needless to say we will not be returning

    checked in, We did not get what we expected... Which was a deluxe four poster bed room! Due to staff incompetence we have ended up with a standard room with a sea view... So that means we haven't got any of the additional benefits that come with a deluxe room. We had proof that it was a four poster bedroom that had been booked. Yes they have repaid the additional cost for the deluxe room and we have no choice but to accept it due to the plans we have made this weekend!. They could of had the courtesy to phone and tell us, and we could have made other arrangements! This is not the start we wanted for a nice weekend we had planned. After being prompted we did get the bowl of fruit and fruit juice that we would have had! Also the wife sent an email to the manager and received a phone call 20 minutes later apologising and saying that this would be looked into! He also offered us drinks with our dinner, which we excepted, one pint and a vodka and coke. We suspect that due to some TV celebrities being there that they had the room that had been booked for us.... Just an observation! On check out I was asked that apart from check in sir did you enjoy your stay.... No... You ruined that on check in!!

    My sister and I took our Mum to York House to celebrate her birthday. We booked a family room with a sea view costing £134 with breakfast. It was a lovely room, having a double and two single beds. However, the bathroom was tiny and the room was extremely hot. There is no air conditioning or fridge, just a small electric fan so it was quite uncomfortable at night. Our room, 154 on 1st floor, was nicely decorated and had huge windows overlooking the sea. We arrived about 3pm on a Friday and had trouble finding a parking space. I went to reception to ask about a parking voucher but the two staff kept me waiting for at least 4-5 minutes as they were both on the phone dealing with reservations - not a good first impression. However in general the staff were very friendly and polite, especially in the restaurant. There were many guests there on Groupon deals that included breakfast and evening meals. We also ate in the restaurant that night and it was very good. The staff were friendly and efficient and the food was tasty and presented well. They do a 2 or 3 course menu for £17 or £22 which was pretty good. Breakfast was OK but not sure that it's worth £12.95. The buffet is plentiful and there are various options that can be cooked to order but I would have liked to see some fresh fruit included. The pool is lovely but small. There are changing rooms but they looked a bit tired. Unfortunately the lift does not go down to that level so we couldn't get Mum down there to use it. The hotel is in a great location with an easy walk along the promenade to the pier. There is a small train that runs all along the seafront with tickets costing £1 each way so very reasonable. Eastbourne Bandstand is only about 15 minutes walk away, showcasing tribute acts. Lionel Richie was on the night we were there and tickets were priced at £7. Eastbourne has a very nice feel to it although I'm not a fan of stony beaches. We enjoyed our short break but didn't sleep well at all because of the hot bedroom. The next day we drove to Beachy Head which is well worth a visit. Parking is just £1 for an hour and there is a visitor centre there too. Great views, hilly walks and lots of fresh air.

    The hotel is located quite centrally and parking is available nearby but it's the luck of the draw whether you actually find a space. Charge for parking £1 per day through the check-in desk. Room allocated was on 3rd floor and was quite small. TV ok with freeview channels only. Bathroom had a shower only. The shower cubicle was the smallest i'd seen in a hotel and the mixer tap was difficult to adjust for temperature, I had to contact reception to be able to shower at a comfortable temperature. Shower head did not hold up on it's own and flopped forward. Altogether the shower room was the worst aspect of our stay. Breakfast was pretty good, never used the restaurant for lunch or dinner so can't comment. Staff on the whole were helpful.

    We booked to stay at this hotel after purchasing a very reasonably priced Groupon. Right from the booking stage through to checkout we were very impressed with the helpfulness and efficiency of the staff. We were also impressed with the quality of the food in the resturant for dinner and breakfast, our room was clean and nicely decorated, and we were even lucky enough to get a parking space right outside for £1. This hotel is a great location with easy walking distance to both the pier and the local shops and restaurants. We thoroughly enjoyed our stay and wouldn't hesitate to recommend this hotel to friends and family.

    Very pleasant hotel but parking diabolical.Request a sea view.We had one on the first day-lovely room with very good view of sea and front.Second day we had to move because all such rooms had been booked.What a contrast-small pokey room,very hot with a good view of the bins.The birds were nesting close to our back window(only one) and were cooing all night.The bird poo was very evident on the drain pipe!! On the plus side the breakfasts were good bar snack,fish and chips was very fatty.Overall a visit of contrasts not sure that we would return.The general manager should have phoned today but no call yet.

    I visited Eastbourne for the first time earlier this week with my husband and elderly parents and we were all very impressed with both the town and the hotel. Although I would normally have liked 4* accommodation, but having looked at the reviews I decided to book the BW York House Hotel. We upgraded to two Deluxe Rooms as we wanted a sea view and these were the only ones available on our dates. The rooms we had have recently been very tastefully refurbished and were beautiful. Quality soft furnishings, furniture, excellent appointed bathroom and spacious dressing room. Breakfast was freshly cooked with plenty of choice. The staff were very friendly and helpful. We are planning to visit again hopefully later in the year. I would not hesitate to recommend this hotel - especially the deluxe rooms to anyone.

    First let me start with the positives, the majority of the staff were polite and attentive, and the location is good. We booked a two night stay with Secret Escapes, and the escape on the final day sadly was very welcome. Speedy check in, we asked about any upgrade and were stonewalled, fair enough we thought, it was worth asking. We were given a room on the third floor, it was clean and well appointed but it was small, the bathroom however was even smaller. The shower was the smallest I have ever used, even caravans and mobile homes have a larger shower units. Our stay included a meal on one of the nights, we selected the final night during the check in procedure. The service was good, but the food was frankly poor, the choice was limited but we expected that, but the quality was not good. To be honest, having experienced the breakfast our expectations were quite low, the food managed to meet even that low expectation. The daily £1 street parking charge was welcome, but getting a nearby spot is hit and miss but that is hardly the fault of the hotel. Having been told at check in that they were full, the restaurant was not busy, the bar was almost empty on both night and a little uninviting as well. Liked Eastbourne, had a great time walking and eating out but the hotel was a real low point foe both of us. We only returned to the room each night at 22.30 to sleep it was so small and unwelcome. Good hardworking staff let down in our experience by poor facilities, we would not return again.

    Booked a groupon deal: 2 nights with dinner and breakfast; based on the review it seemed like a good deal. Indeed it was, however the room (092) needs an updgrade as well as the bathroom (don't be taller than 1.70m or you wouldn't be able to stand in the shower). Not the most impressive room but beds were comfy. A negative point: the access to the room is via the restaurant and the view is over a roof: do no open the windows or you will have fries smell in the room. Staff was friendly and helpful, food at the restaurant good but the quality of the breakfast could be improved. Don't give me wrong the selection was nice but I wouldn't pay £12.95 for what they provide. Swimming pool is nice and warm. Location: within 15min walk from the train station, 5/10min to the Pier. Room was cleaned and cleaned every day with fresh towels and showering kits everyday + tea/coffee and biscuits.

    You can't beat the staff here, we had requested a room with a bath so were upgraded to a suite with a jacuzzi bath in it with sea views. Very helpful friendly staff who can't do enough for you. On requesting we keep our room a little longer on our departure day, we were kindly given an extra hour for free. The location is great and good food and service too, however busy they are. We also loved the £1 parking permit and a lovely warm pool. For the price we paid, we had a fabulous time and would book in again with no hesitation.

    If you are wheelchair dependant do NOT book this hotel as there is not enough room for the wheelchair to fit beside toilet to transfer. I made two calls before I booked to check disabled rooms & was told they were adequate. Had my husband not driven over a 100 miles we would have come straight home. I had to leave my room & use disabled toilet near reception when I needed the bathroom which included going through the bar. We were on a 2 night B&B with 1 nights dinner. The restaurant staff were lovely as was the breakfast but the dinner was worse than a cheap cafe. There is a nice pub behind the hotel called the Marine where the food is delicious. Please check your bills before paying because we were given 3 different bills which ranged from £84 to £24, the lowest being correct. Will not be staying again

    We had a groupon deal, but if we hadn't and had paid full price, I might give the hotel 2 stars. Based on the reviews here, I was disappointed. When booking the hotel originally there was a rather officious member of staff that took my booking. However, the staff we came into contact with whilst there, were very friendly. We wanted to settle up for extras on our meal on the night, rather than at check out. This led to a little confusion at the time, but was worked out on a calculator, which we paid. However on checkout they informed us that we had been undercharged for a minimal amount, which we needed to pay. The room we stayed in was tired in its decor and the bathroom more so, with a stain around the bottom and unpleasant furnishings. The room and bathroom are overdue an update. I personally wouldn't stay here again.

    Well 4 nights booked. Get to reception and problem with my booking. Had to get my phone and Internet on in the Rec to show them my confirmation. Not great I'm knackered after the drive here! Couple next to me kicking off as they had booked the four poster de lux room had confirmation email bit no four poster! Too many Cheifs I'd say. Everyone I met was on a Groupon deal. Ok , try to log on. No internet!! There problem , my phones ok. Recpt logs onto there own internet then asks me my password!!! Really???? Hell you can have it. Just get me my room. Ok room , yup lovely sea view as booked and paid extra £60 for great... Except DOUBLE bed not the TWIN I booked!! Now j love my son but no way!!! So called rec and off we go again. Room twin sorted. The beds hell, knackered springs you feel everyone! Evening meal nice. Breakfast well OMG!!! Sort it out!! Would I pay £12.95 for it!!!!!! No way. Toaster doesn't work properly, food like warm by food I mean tinned cold mushrooms, eggy bread we called Soggy bread! Ran out of orange juice and waiting for s delivery! Really?? A 3 star really? Filthy dirty by cereals, had to ask for a bowl. As for the porridge, just look!!! Disgusting! The make your own muslei is a joke. A bowl of oats, that were empty do had to ask to fill up, then four little plastic pots of what was left er rasins? Seeds?? And can't tell you the other two as empty. Why ? , and frankly shocking way to treat you. Missed one breakfast and ate out. Last day I'll Order a mushroom omelette. Omg rubber with whole tinned mushrooms in! Inedible junk. If you can't do breakfast even to a mediocre standard don't bother! Evening meal, er no a la carte tonight so it's that me u take it or leave it. Staff at both breakfast n evening standing doing nothing! Nothing at all. Tidy up for gods sake. Basic stuff. Oh now the swimming pool. Pool ok. Just have to go through the dinning area to get to it! Er sign please would be good? 3 stars really? And then my son tried 3 times to go in the pool Sunday but very busy, no problem he went later. Saw kids n adult in there so go it only to be Told er I'm going to tell you to get out! Why said my 19 year old? Because there's signs all over the hotel saying its s lesson. NO THERE WAS NOT!!!!! There was one sign on the to by the reception that you do not pass to go to the pool through said dining room! So here's a thing, how about a sign on the doors eh??? To the pool and the changing room?? It's s private company that hire YOUR pool for lessons. Yes I did let reception know. So room nice, staff ok but lazy imho, breakfast a joke, dirty in breakfast room! Pool nice ( if your allowed to use it when YOU want(. Location spot on ( parking easy on side road or front with concession for people staying). But Lots more effort and thought needed along with organisation and cleaning. Love Eastbourne area, people town and restaurants great but will not stay here again.

    We booked a stay at the York House as a mini getaway with friends. Having stayed here plenty of times before, as expected we had another great stay. Sea facing rooms with lovely bathrooms and all a great size! We went out for dinner but did drink in the bar on our return and received great service from the staff as always. Breakfast the next day was delicious. Plenty of local produce to try and some lovely home made extras! Thanks to William and Darren for looking after us. We will be back and highly recommend you pay a visit if looking for a hotel in Eastbourne :)

    What a really pleasant seaside hotel. The staff were efficient, friendly, with nothing too much trouble. Our room was spacious, clean and maintained to a very good standard. The evening meal we had was very tasty. The menu is "upper level traditional", which suited most of the clientele. Breakfast was buffet style, offering something for everybody. We had our 2 dogs with us, which normally drives our choice, or lack off. However, unlike some pet friendly hotels, we really enjoyed our stay and wouldn't hesitate to book again.

    2nd visit to this hotel and once again from start to finish I cannot fault it. All staff friendly and helpful, room with sea view was spotless, modern and well equipped, breakfast was yum with loads to choose from and this time had one of our evening meals in the restaurant and was not disappointed. A morning dip in the pool too which is to a perfect temperature topped off a relaxing we'll need break.

    We stayed during August 2015 for two nights as part of our anniversary celebrations. This hotel is very central and along the sea front which can be very busy a times, but this is to be expected. The reception area was pleasant, with friendly staff. The room wasn't the biggest however it was well decorated I absolutely loved the colour and design of the feature wall, bed was comfortable and most of all the bedding and room was clean. Let's talk about the en suite it was lovely the shower was powerful and extremely spacious unlike some en suites I ha en encountered in other hotels. Me and my husband were in a back facing room on the second floor only draw back there isn't a few only the back gardens of the neighbours who never seemed to be in their gardens, so if you'd prefer a view go for a sea view room didn't bother us though. More than enough for breakfast from continental to full English only down was the slow and onlytoaster they had,but service was excellent we both only eat well done eggs which was freshly made for the both of us without any problem. Oh I forgot to mention they have a swimming pool for all guests to use for no extra cost definitely great stay and we'll worth it as we booked through Groupon.

    Stayed here for two days as celebration of my Mums 79th Birthday. I booked through a Groupon deal therefore a reasonable price, but I had to request a low floor to accommodate my Mum who does not like lifts. The Receptionist I spoke to at the time, who was very polite and helpful, said there were no lower rooms but I could upgrade to a superior family room for an extra fee. I readily took up this offer . On arrival I was dismayed to find that the room which was very pleasant and a sea view as we were expecting but did not have any of the "Frills and Spills" that had been described for a superior room, IE, dressing gowns, slippers, fresh coffee, soft drinks etc. etc. The receptionist was quick to remedy this but we still did not get all everything . I would have certainly graded an 5 but really find it annoying when I have to ask for things to be provided for a room that is supposed to already be in place. As said before the staff are very friendly and helpful, food I would say was average. Room very comfortable but inadequately supplied with the little luxuries I was expecting. Great that parking is outside the Hotel and only costs £1 a day.

    We booked this hotel, as it was a long the seafront. I upgraded our room to a Seaview room for only £15. We were pleasantly surprised that the room came with a luxury four poster bed with a few added treats in the room too. We had a lovely evening meal and breakfast. The staff were friendly and excellent customer service. The location was quiet. On the whole, we had a very pleasant stay.

    Three of use (mature women friends) stayed in a big family room on the first floor, room 154 with a king size and two single beds. The room was huge with a lovely seating ares looking out of the big bay window out to sea. It was clean and beds were very comfortable. The welcome was friendly and as we'd had a long journey we were given a complementary box of truffles! We were too tired to trek around looking for a restaurant so ate at the hotel. It was so good we ate there again the second night! Breakfast was great although we did have to tell the staff that the self service trays of bacon had ran out, as had the brown bread, but they replenished quickly. We were impressed that we were given a parking permit for any bay along the sea front with an 'H' on it. This cost £1 for the whole weekend which made life a lot easier. All in all I would certainly stay there again and would recommend it to anyone!

    We got a Secret Escapes package at the very last minute, including 2 nights stay, breakfasts, and 1 dinner - all at a very reasonable price. We are at the British seaside, there's a heated indoor pool, and a nice seaside front porch. The room is small but clean, and staff have been very friendly. Breakfast could be a busy challenge, so we will see how that goes. Acceptable so far, as expected for a Best Western member.

    On arrival there were quite a few steps up to the hotel Not very suitable for people with walking sticks and crutches!! Rooms were clean but dated and overlooking an untidy back yard. Our party were all shunted to the back dining room which again needed up dating. Food was just o.k. Did not like the idea of having to place your evening meal at breakfast time. By that time one had forgotten what they had ordered or were sitting at a different table and this caused total confusion. Staff in dining room were very pleasant despite all this.Not a great choice of vegetables either. If I had a choice I would not return for these reasons but it is up to the tour operator to also take these matters on board.

    The bedroom we had was excellent, recently refitted with a walk in shower and new decor. It was perfect for our stay for the Eastbourne WTA Tennis which was in easy walking distance. The breakfast was plentiful and well cooked if a little basic. The bar staff were very pleasant but perhaps to make it excellent more usual branded spirits would be better.

    Right on the seafront and offering parking vouchers for a pound give the hotel a good start. After that it all slightly fell away. The room was OK but needed updating, the food was better but it was s-oooo slow coming. Lots of young people waiting ( but it seemed the took "waiting" literally ! Overall nothing to say, avoid ,but I am sure there are better places along the "strip"

    Fantastic from beginning to end! I (55) took my disabled/elderley Mum & her 82yr old friend! The staff were so helpful & friendly (especially REBEKA!!!!!!! Harry, William, Gabby & Andrew) The accommodation was perfect! Near to everything & right opposite the beach. Lovely views from our super seaview family room. Food was fabulous, tasty & plenty of it!!! (evening meal&breakfast)Parking was easy too. There was also a swimming pool which i used it was a lovely 31deg!!!! Nothing to fault here wotsoever! We will go back! Thank you to ALL for such a memorable stay! (Weather could've been kinder to us!!)

    Stayed at BW York House for 2 nights. From the moment we arrived the service by staff was exceptional. Professional, polite, patient and nothing was too much trouble. Breakfast was very good with lots of choice of fresh produce and an array of well cooked food. We had dinner on the second night which was included in our stay. We were not overstruck with the set menu and were given £17 per person (very generous) to spend towards a choice from the a la carte menu. I was let down by desert. The chocolate torte was not nice, very dry and hard, I would not have paid £6.25 if I had paid the normal menu price. I mentioned this to the waitress who apologised, which was much appreciated. The room was spacious and very clean with lots of towels and complimentary toiletries. I stayed with my elderly mum who was very impressed. She easily walked the 15 minutes into town each day, stopping for coffee & cake on the way. We will be returning to York House at some time in the future, and will use the lovely swimming pool next time. Many thanks to everyone at the hotel who made us very welcome and made our stay a very pleasant one.

    We have recently spent another enjoyable 2 night stay at York House Hotel, our 3rd visit. We had a lovely sea view room with the bonus of a small kitchen with tea and coffee making facilities and a microwave. We parked outside the hotel with the £1 permit per day obtained from the hotel. We had an evening meal at the hotel on the first evening, the menu is limited but well presented and good food. Breakfast was plentiful, the sausages were really tasty! We will definitely return and look forward to our next stay.

    The room was big and we had a sea view. We had a special deal - 2 nights with breakfast and one evening meal. (Groupon) The Hotel was clean and the service was very good. When I could not get the shower working I phoned the reception and someone came within 5 minutes. The drinks at the bar were very reasonable priced, the food was good and we enjoyed our stay. The only fault I can find is the parking. The Hotel does not have its own car park and although you can pay 1 pound for a parking ticket for 24 hours, I had to go round the Hotel a few times to find a space on the second day. Probably because we came back late. But we had a very enjoyable stay and I think that even if people come on a special deal it is always clever of the management to give the best room available as people will come back again.

Some of the staff need to be more diplomatic in how they ask questions to guests! Shant be staying again when I get treated like that!

    We used the special offer deal for 2 night b&b, with one included evening meal. This was about our 15th stay - we try to come once a year- and it is interesting to see how subtleties vary across time. For example, at present breakfast is a buffet, with coffee served by waitress. I found the sausages and bacon to be truly superb, and there is a good overall choice, though on first morning had to remind more than once to bring coffee (and people at next table were really cross about something). Dinner was OK with 3 choices each of starter, main and dessert; in the past has been more inspiring. There was an issue with our offer apparently only allowing 2 courses but the restaurant blurb suggests you can have 3; after some debate they waived the £5 they wanted to add to a (rather average) dessert which we wouldn't have had anyway if the offer was clearer, so watch out for this. Room was good and comfy; we brought a dog and they thoughtfully provided blanket, water bowl and doggie treats (much appreciated). The hotel has a turnover of coach parties so was pretty manic (we normally come in February; quite different then!!) and maybe not the most peaceful place in Eastbourne, perhaps. But the view and proximity to lapping waves is unbeatable.

    Stayed for 2 nights June 2016, the food was delicious breakfast and evening meal. The service was excellent, with helpful and friendly staff. We asked if it was possible to have our evening meal in our room so we could watch the England game, it wasn't a problem and they even brought each course individually so they wouldn't get cold.

    Nice hotel with the street behind full of local restaurants and about 10 minutes walk to the City Center. 5 minutes by car to the train station which is about £5. Room was good but not very modern. Room service and the whole staff were very efficient and friendly though. However, they offered BT channels and could watch the Europa final, thumbs up !! The food served at the restaurant of the hotel is not very tasty though the portions are quit big. Its best to eat at local restaurants. Swimming pool looks very old and dirty too.

    We booked an afternoon tea on Red Letter Days and turned up to be greeted like old friends, the table was ready for us in the window overlooking the sea and the tea was ready to be served as soon as we sat down. For £32 for 2 people I thought it was very good value and a lovely treat, when it came it was Enormous! It would have fed at least 4 people! The sandwiches were tasty and fresh; gammon / tomato, egg/cress, cheese/pickle, salmon and cucumber a whole round of each. Eight pieces of bread in total! Then there were 4 very big homemade scones with cream, butter and jam, 2 fresh cream chocolate eclairs and 4 slices of chocolate cake. We were impressed with the cleanliness and comfort of this hotel and the friendly, helpful staff and we will be booking in for an overnight next time we are on this coast. If the meals are as good as the afternoon tea we will be in for a real treat!

Parking could be problem in July/August in road. £4 to park in road over night but you can get £1 voucher from hotel when you arrive to leave you car until 11 next morning.     Once again a lovely stay at this hotel. Friendly staff despite being very busy with three large coach parties, they responded with smiles and a happy manner to any of our request.     We stayed here in May 2016 for our anniversary. The hotel was clean and tidy and staff were helpful, close to the pier and restaurants and they give you a parking voucher for discounted parking along the front. Would be happy to stay in this hotel again but Eastbourne itself did not have much to offer. We did not eat here so cannot comment on the food. A lovely welcoming touch was they left us some chocolates on arrival for our anniversary. The only negative was it was very hot in the room as the towel rail and perhaps heating had been on so was very stuffy had to open the windows when we arrived. I would definitely recommend this hotel.

    I chose this place for the location - the beach is just over the road and my room had a fabulous view. But this is not the hotel to choose if you want anything more than a basic place to lay your head. Despite the apparent recent refurbishments to the bedrooms, the general state of repair/decor is poor and the public areas a bit grubby. Unfortunately these shortcomings weren't made up for by the quality of service from the staff. In the main they were pleasant but ineffective; is there a central training school somewhere where they teach waiters/waitresses how to studiously ignore their customers and fail to anticipate even their basic needs (like they might actually want to order something off the menu you have given them)? If so, then there were many graduates of that school in evidence here. A pity because with a little investment, this place could be really nice. The top tip I picked up from Eastbourne regulars was to book the "other" Best Western at the opposite end of the promonade.

    We decided to try to get away for a couple of days and booked the York House in Eastbourne. When we arrived we were made welcome by a nice man at reception. He gave us all the information regarding our stay at the hotel . Our rooms were very spacious with a lovely sea view. We had a walk-in shower but no bath. This was great for us as we only use showers, however our friends had bath and shower. We had a pleasant efficient cleaner for our room. Tea, coffee and hairdryer were provided, I so wish English hotels would start putting a bottle of water in their rooms. Lots of people don't drink hot drinks. Breakfast was included and there was plenty of choice. From a full English to fruit and yogurt. The restaurant staff were attentive and pleasant. We did try the bar again but it still hasn't improved from last year. The bar area had no ambiance and was still very limited in the beers it sold. On my last review the York House responded by saying they stocked beers in bottles behind the bar and unfortunately we were not offered these. Well on this occasion we asked the bar staff and was told that they didn't and hadn't . If you drink lagers you will be ok. Overall our stay is always good but sometimes in the evening we would just like to stay in the hotel restaurant and bar.

    I have stayed at York House Hotel many times before now and I must say that each time has been just superb! Everything about the hotel is just wonderful, all of the staff are so polite and attentive, they will all go the extra mile for you, without any fuss such as taking the suitcases from the car straight to our room if asked. We must mention that the sea view rooms that I have stayed in are all very well decorated and are to a very high standard indeed! In fact the rooms that have had should all be appointed AA 5* as they really are stunning in every way and as for the décor, this it is always fresh and has been maintained to a very high standard indeed. The food is absolutely wonderful, as it is all so fresh and the choice is overwhelming. You can have anything from kippers to smoked salmon or indeed an omelette to a full English if so desired and if you have limited mobility or just prefer to be served, the staff are more than happy to assist. We are very proud to be part of the Best & Western Rewards group, as we accumulate our rewards points on each visit and we will then exchange these, for a bottle of wine or put it towards our room service bill at the end of our stay! I cannot recommend this hotel and all of the staff highly enough, everyone is so polite and will treat you with respect, weather you are aged over 100 or just a mere toddler the service will always remain the same: PERFECT! In every way. So ?Thank you to all of the staff at York House?!

    We could not fault the hotel or its staff both were excellent, staff friendly and accommodating. the only fly in the ointment was hate to say it but it needs fixing..the toilet cistern kept dripping not on the floor inside the cistern the noise could be irritating...the room was very comfortable more pillows less cushions on the King bed please..last but not least the flags outside unfold them my partner came in the evening and could not find the Hotel because the flags were all caught up. When he asked for directions he was sent to the other Best Western not the York House. I would recommend the hotel to anyone excellent excellent...Breakfast the choice was brilliant,,,,

    One night stay and was very disappointed £90, room was clean but very small. Room 110 avoid, on a landing on its own, everyone has to pass the room to get to theirs and you can hear every word so no chance of a peaceful early night or lay in. It also has the cleaners cupboard right next door so she was in there bright and early and then let herself in the room while we were sleeping. Very unhappy customer, did tell reception the next day.

    Took my daughter and granddaughter for girls weekend away. Was surprised to see just how wonderful the room was. right on the front of the hotel just feet away from the sea, wonderful. The room was extremely spacious, we even had a dressing room and Jacuzzi bath. The staff were very helpful and friendly. It all made for a wonderful stay and I would return here.

    « Appalled! Absolutely shocked at the service from Management. »

    First of all, to set things straight; I stayed last weekend of April for a family wedding. The hotel & grounds were beautiful, clean and the staff were very friendly and ever so helpful. The food served was to a high standard, plenty of staff walking around to aid with request for extra drinks, more bread etc. I am NOT faulting the hotel on the wedding side. That side was perfect. I am faulting the hotel as paying customer for a hotel room. Yes, I got a party rate of £90 for a room as it came under the wedding party but the room was a shoe box! Me and my partner walked in and practically tripped up over the bed as that was how small the room was. Hardly any room to move, the bed took up most the space, I couldn't pull out the chair from the dressing table where the mirror/tv was stood, as was about an arms length away from the bed leaving me no choice but to do my hair & make up standing. The bathroom was tiny, clean, but tiny. I don't see how this hotel can think charging £90 for this room is acceptable, I dread to see the full price!! Now, the thing that got me the most was visiting other peoples rooms. Most of them were in bright, spacious rooms, I was so jealous thinking I wish we had a room like theirs, only to find out, they paid the same party rate of £90 and the room was given to them upon arrival - whaaat!! How can they charge the same rate and give some bigger rooms, some smaller rooms! I'm not sure how that logic works. Now, for the finale; a few days later, I decided to message the manager of the hotel, expressing all my feelings I made above, to which they replied "why did you not come to reception? We could have sorted it then and there and upgraded you to a bigger room" .. well first of all, I had care of the bridesmaids children, so I had no time to go to reception, secondly, we had half an hour to get everything settled before we had to make our way down to the ceremony, and thirdly, I did not want to upset any of the wedding party by complaining, as id hate to ruin the brides day! Upon telling them this, and having days apart from them replying to me they offered me a "free meal" to which I declined, still no answer as to why bigger rooms were given at the same price. After two weeks of exchanging emails with the hotel manger I asked for Heads Office email..again I expressed my concerns & added I was not impressed with the managers attitude to get a reply from Head Office saying "Cut to the chase, what are you after?" ..SO RUDE!! I was putting off writing a review for this hotel, as I was giving them time to win me round, now, after receiving that email, I have ranted. Awaiting a reply still from Head Office.

    On arrival we were checked in by a lovely receptionist who greeted us with a warm welcome. Explained to us everything we needed to know. We arrived in our room (194), wow what can we say. The room was perfect, with a lovely sea view. The room was spotless, housekeeping had done a very good job. We were staying for our anniversary weekend, and we had a nice note and chocolates awaiting us. During our stay we briefly used the pool which was a lovely addition to the hotel. Bar and restaurant staff were welcoming, friendly and very efficient. I would highly recommend and would stay again. We now wish we had stayed for longer.

    A trip to the Towner Gallery provided us with an opportunity to spend one night here. The staff were helpful, accommodating & friendly too. Our room was clean, bright and wonderfully spacious with a fine seaview (thank you). The bath/shower room was of equally good standard. We ate out at 'Bill's' in the evening after exploring some of the town and sea front. On Saturday morning, an extensive full breakfast was available for a comfortable period whilst the sun streamed into the dining area overlooking the sea. Set up by a fine breakfast, we checked out, having enjoyed our short stay, before exploring the sea front and then heading off to the Towner Gallery. All in all, a very pleasant stay and a hotel we would happily return to.

    I stayed here on business for just the 1 night last week - I can only say that I wish it had been for longer! The hotel is perfectly located on the seafront, the parking was no problem at any point during my stay - and £1 permits are available from the reception. Very simple and straightforward! Without exception, from the friendly lady on the desk who talked me through everything so well, she helped me with directions and even printed some documents for me (I think her name was Sarah?), to the breakfast staff who served a fantastic breakfast (the juice bar is great -highly recommended) and the bar lady who kept my water freshly topped up all afternoon with ice when I was working in the lobby, everyone was amazingly friendly - there is a real difference in the levels of friendliness that you experience in a place like this, it really makes all the difference as a business traveler - something you don't get in the likes of a Ramada or Hilton. My company had booked a 'studio' which perfectly suited my needs, incredible sea view, plenty of space to work and spread out with a wonderfully designed bathroom and powerful shower. Everything was spotlessly clean, no faults whatsoever! When I was leaving my room in the morning, one of the housekeepers even spotted me struggling with my suitcase and stopped to help me, she helped me carry everything downstairs with a smile. Everyone here is just so personable - it really is the hotel with personality! Overall, I had a fantastic stay - I can highly recommend and I am looking forward to returning, both for business and leisure!

    A nice hotel, with friendly staff. It's not new but it was clean, confortable and quiet. The only drawback is that there was a weeding that weekend and at breakfast the following morning the weeding guest arrived all at the same time so there was a congestion for the buffet. The location is absolutely fantastic, just over the beach.

    We stayed at this hotel for a weekend break at the beginning of April. Had a lovely time, the staff were friendly and although our room was not very big, it was clean and comfortable. We had booked to eat in the restaurant on one of the nights and I have to be honest and say that we weren't expecting too much, but both of our meals were superb and the service was great. Would recommend.

    Had a 2 night wowcher deal for myself and my husband...was very impressed with this 3 star hotel. We had a sea view room (which is a must) it was very clean, spacious and modern. Some of the corridor areas looked like they could do with new carpets and a spruce up. The evening meal was lovely all be it the menu very limited, but seeing it was included in the package was excellent valve. Breakfast was also lovely with the usual buffet style which was hot and plentiful, also a selection of dishes made fresh to order. However on both mornings we ordered salmon which we were informed they had run out of.. Staff all very pleasant and accommodating. Overall stay was very pleasurable and we definetley be back again.     The location of the hotel is perfect as it is next to side roads where there is unrestricted parking. All the staff and guests were very friendly and there was a very relaxed atmosphere. The reception area, bar and dining room were very comfortable and the pool was beautifully warm. We were lucky enough to be upgraded from a twin to a family room overlooking the sea which was wonderful. I would definitely recommend this hotel.

    My wife and l arrived on a deal, 2 night b&b plus one evening meal for a £109. We were given room 244 which had a sea view, Large bathroom and decent size room with all the little bits that make a trip. hairdryer, soap, shampoo etc and tea and coffee tray. The evening meal was excellent with great wines priced at around £20 great value. We also had drinks in the bar which had a super selection of beers wines and spirits. The hotel also has a indoor pool. Breakfast was super, huge choice I had salmon and eggs one morning and kippers the next both excellent. Great hotel see you all soon Lee and Bernadette Poynter.

    Brilliant, helpful, friendly staff certainly make this hotel a great place to stay. There is no car park but a £1 permit from the Reception desk for parking on the road lasts until 11 am the next day. We had our dog with us and, although on the 3rd floor, were right by the lift and stairs so relatively easy to take her outside. The room was large and well-equipped though no sign of a duvet or bowls for the dog.The sea view was amazing as is access to the promenade and beach if you can cope with the very busy A27 through road that runs along the seafront. We ate breakfast at the hotel and there was plenty of choice and friendly staff in the dining room- we did need them for the very temperamental toaster! A lovely visit and hope to return soon.

    We stayed here on a wowcher deal. Have to say that i will definitely come back again. Firstly they upgraded us to a sea view room ?? lovely room good amount of space .     Arriving at the York House hotel with our little dog for a 2-night stay, I was expecting to be allocated a 'not so good' room but I now seriously doubt whether such a room exists at this super hotel. Our room was on the 3rd floor with a sea view. The room was spacious, comfortable, spotlessly clean, beautifully decorated and there was even a duvet and water bowl for the dog! Our hearty breakfast was served in the bar and the menu had plenty to choose from. The staff were all helpful and friendly. Really cannot find any fault with the York House and very much hope to return there in the near future.

    We have just returned from another weekend break at this wonderful hotel. The moment you walk into this hotel you are greeted with friendly, smiling faces of the staff on reception, you are made to feel special from minute one. The sea front location of the hotel is truly fabulous. I would recommend upgrading to a room with a sea view. We stayed in a deluxe four poster room and what a treat these rooms are and the views are spectacular. The first night we dined at the hotel and the food was delicious, a real treat is the hotels buffet style breakfast, there is so much choice but the full english is a must. We have stayed at the York House several times and have never been dissappointed, The hotel, service, food, staff, rooms, views make a stay at this hotel a must.

    This is the second time that we have stayed at this hotel and certainly not the last. This time we upgraded to a sea view room and this was definitely worth the extra charge. We ate in the restaurant on both nights and the food was excellent as were the staff. The breakfast in the morning was a buffet style and was plentiful, just the thing to start your day.

    « A little gem in a beautiful location »

    Quick and easy check in. Modern, comfortable and airy room with a lovely bathroom and all the amenities you'd expect. Breakfast was excellent, hot, high standard and very tasty! If you want a swimming pool in your Eastbourne hotel this is probably your best option. Large pool (for a hotel anyway) which was lovely a warm. Parking is not the nightmare that some make out, we found a space just around the corner after dropping the luggage off first. Certainly better than paying £30.00 a night like at some of the Brighton seafront hotels! Across the road from the hotel is the seafront, the town centre is a short walk and Beachy Head is a short drive or bus journey. I would thoroughly recommend this hotel!

    We spent one night at this hotel,and were very impressed.The staff were friendly and helpful,and dinner was excellent.We were disappointed with the bar,as it was bland,and not at all cosy.That was the only downside,and is rectifiable.

    Definitely top end of 3 star going to 4. Beautiful double room with Seaview. Great stay from start, staff very attentive from beginning to end. Heated pool very tranquil and had to ourselves each time we went for a dip. Dinner was nice, not much choice for vegetarians. Missus wasn't happy with started so didn't eat it, and to our surprise they comp our drinks. Only let down was breakfast, the buffet style was a bit manic and it seemed like they forgot to wash the plates as so many were dirty. But don't let that put you off, we would definitely stay again if around eastbourne area. As beachfront hotels goes, this get a big thumbs up.

    We had a lovely one night stay at this lovely hotel. The room was large and spotless. We had dinner in the Restaurant and the food was very good and the service Was excellent. Very efficient and friendly staff, Breakfast was buffet style and the selection was great. We parked right outside the hotel and they issued a parking ticket for £1 to cover our stay. Will certainly stay again. Recommended.

    I love York House Hotel because it is on the sea front and I like to hear the waves crash at night from my room 115. The staff are my favourite because they are polite and kind. They talk to me and look at my Lego city sets, and always smile when I see them. I really like the swimming pool because it is really warm and I can play spchock and chase. The food is really nice and I want to come back in my next half term instead of a birthday party. Love from Henry age 7

    We were given the accessible room as my mother has mobility difficulties. It was excellent, had a great bathroom and walk in shower. The bedding and towels were immaculate and the hotel dining area was also selflessly clean. Waiting staff were good and the food a good average.

    We had booked the same seaview room as we had done the previous year, very spacious room. We were there for another soul weekender and the staff at the reception were very polite and helpful. The room was clean and tidy, also very bright as the front windows gave us a lot of light. We had been booked half board and there was a good choice at dinner time and as much as you could eat at breakfast (buffet style). The Hotel probably needs a good make over but it is clean! The staff at the bar were as good as gold. Service with a smile and they were kept busy with all us soulies there. It is about a 5 minute walk into the town centre and it has a busy shopping area. We have booked again for the same time/event for next year. So it is good enough for us to go back again. We had a great time!

    Very good hotel. Our bedroom was big, possibly slightly dated but clean and a full sea view. Breakfast was of a high standard. They offer a parking voucher for the road outside for £1 as there is no car park, the only issue is on a saturday afternnon there are not really any free spaces anyway.We wouild recomend this hotel though if you are going to Eastbourne.

    Absolutely beautiful hotel. Stayed here for one night with my boyfriend for our 3 years anniversary. Lovely sea view and lovely staff. Very nice breakfast. HIGHLY recommended. Had a lovely heated pool, and we got a four poster bed, they also left a lovely gift for us with a note saying happy anniversary. Our bath was also a jacuzzi, don't know how this hotel is only 3 stars!

    Lovely hotel right on the seafront, everything you would expect at a Best Western. Our room was not big but was very comfortable. We were especially pleased to be able to control the heating on this very variable weekend. We ate in the Restaurant on Friday evening, the food and the sevice were both excellent. Breakfast was very good, buffett style, with a wide choice of food. All the staff were very friendly, polite and helpful. Arriving on Friday afternoon we parked on a side street and decided to leave the car there for the weekend. We explored Eastbourne on foot and on Saturday took the train to Lewes which is really worth a visit. On the way home we visited Beachy Head, very atmospheric with hang gliders appearing out of the mist. Would highly recommend York House and Eastbourne.

    We just spent two nights in the York House Hotel. It was superb. The hotel itself is on the sea side, the view is just amazing. We had a beautiful, spacious and modern room with sea view and a good shower. Everything was spotlessly clean and housekeeping is lovely and polite. I need to mention one member of staff by name. Feri checked us in, he was very nice, efficient and everything went smoothly. Next day he served us at breakfast. He gave us a nice table and he organised the restaurant staff very well. Breakfast is buffet style, you can have your Full English or just a croissant with some Nutella. :) Eastbourne was a surprise for us. It has a lot to offer. Beachy head and the Seven sisters are really worth a visit. We will be back for sure and will choose the York House again.

    We've just returned from a great value weekend break at the York House Hotel. We received a warm welcome on arrival, and were pleasantly surprised to learn we'd been ungraded to a sea view room. The room itself was light, airy, spacious and clean with newly fitted bathroom suite. Although we did not dine in the evenings due to visiting family, the breakfast was excellent. Good quality food and a wide choice of options all served in a light dining room with attentive staff. Our only observations being lack of on-street parking (due to weddings at neighbouring hotels) and excessively hot water! We've really enjoyed our visit albeit brief, and consider our stay excellent value for money. Look forward to returning to try the indoor pool!

    We had an overnight stay, we did not pay extra for the sea view but our room was very clean and had everything needed for a comfortable stay with good quality tea and coffee. All the members of the staff we had dealings with were friendly and helpful, a real credit to the hotel. The buffet style breakfast had plenty to choose from and again was of good quality. My only complaint is about the evening meal , we chose to eat from the a la carte menu and were very disappointed. I would stay at the York House again but would eat out at a nearby restaurant.

    We visited the York House from 31st March to 2nd April. The hotel was very nice. We had a lovely room and our teenage daughters stayed in the room next door. The only regret is that we didn't request a sea view. Nevertheless we couldn't fault the hotel. The breakfast was very tasty and kept us going all day. WiFi and parking all good. The loction of the hotel is ideal and there are several choices of places to eat. We had great weather too. A fabulous time overall.

    We like to stay at Best Westerns due to the quality of rooms, and service. We have not been let down with food or beverage at any of the other BW's we have stayed at. The York House is an attractive building on the front at Eastbourne and has a good location for walking into the town centre. The room we has was excellent, very spacious and comfortable, although the bed was not to my liking being somewhat soft. That is my personal taste. One of the main things we like at all BW's is the food in the restaurants but on this occasion we were badly let down. My starter was the scallops which were tasty but not very hot. When the mains arrived my wife had to send hers back as the food was stone cold, although the plate was roasting. My lamb had probably been cooked a few days prior and served up after a re-heat. This is what it tasted like anyway. For the price I felt this was very poor standard, but to make it worse the waiters seemed indifferent and more concerned with chatting between themselves that catering to the needs of the customers. Although the hotel was good and very comfortable we decided not to eat there any more and found a really good indian restaurant in town. - Review to follow.

    We stayed here over Easter with my children, room was very generous, clean and comfortable, we had a very modern shower.....teenage daughter wanted a bath (shower room at home!!!) ....lovely staff let her use the Jacuzzi bath in one of the empty rooms, she was so happy...and clean! Big Thank you. Street parking was no problem. Kids wore themselves out in the lovely warm pool. Sadly our stay was cut short and we had to leave early and so missed our on what looked like a tasty breakfast menu. Would thoroughly recommend this hotel.

    Two day break here with my Wife and a friend, First impression was a scruffy entrance, however once inside looked clean and staff were welcoming, Hotel is tired and carpets thread bear in places . Both our and our friends rooms were large , clean and the beds were comfortable. Breakfast service was terrible, my Wife and I decided to pick from the buffet, our friend ordered from the Menu, nothing special just Pancakes, it eventually arrived 25 minutes after my Wife and I had finished our breakfast, We were woken in the night by a barking dog in the hotel, our shower had only one setting, boiling, on the first night the receptionist cheerfully gave us a parking permit and charged the pound to our room, when I asked for one on the second day the ( female ) receptionist asked for the pound, she was clearly very irritated when I asked her to put it on the bill.We will look elsewhere in future

    My partner and I travelled down on Good Friday (25.03.16) from Peterborough. Arriving at around 9am were pleasantly surprised to hear that our room was ready for us. York House Hotel staff couldn't be any more helpful. Breakfast was buffet style and plentiful. Eastbourne is a beautiful unspoilt location. Would definitely recommend and we will be coming back, we thoroughly enjoyed ourselves.

    Stayed 2 nights from 26th-28th March. Loved the hotel,just a few gripes tho (I am British after all) lol.breakfasts are very nice but I kept on getting cold bacon.Had dinner on the 1st evening which cold but OK. Did wait along time for it though about 45mins.Room was lovely nice Seaview very spacious,but like other guests have mentioned trouble with the flush.Also sash windows kept banging in the night but maybe that's due to being in the middle of storm Katie. All in all very lovely time here with the girlfriend and would go back

    « Comfortable, well appointed hotel with great service »

    Stayed for two nights and had a very pleasant stay. The hotel was warm, our room (303) was recently refurbished, and the bedroom and bathroom both spacious. The partial sea view was an unexpected bonus! When we checked in we were told (to my inward despair!) that the hotel would be noisy until midnight because of a wedding party. However, our room (on the top floor at the eastern end of the hotel) was comfortable and - most importantly - very quiet. We couldn't really hear anything of the celebrations, nor of guests in neighbouring rooms. Despite the hotel being very busy, it wasn't difficult to get a table in the bar or to get seated for meals. That said, we did heed the advice on the 'traffic light' card in our room and took breakfast around 8.30am, a little earlier than we would usually. Breakfast was hot and plentiful; I loved the cheesy scones! My only criticism regarding the food would be the fried and scrambled eggs on the buffet, which, to me, tasted of chlorine or similar. The fresh, local produce at dinner was very good. The hotel pool was warm - and surprisingly empty considering the inclement weather - for the half hour we swam on Sunday afternoon. The changing area was a bit cramped - three unisex cubicles in a small room with a toilet and sink. Towels had to be taken from our room (which were huge!) and were left in a linen bin in the changing room; however, fresh replacements were collected without issue from Reception. Free wifi (via The Cloud) worked well. Iron and ironing board not in the room as standard but Reception quickly arranged for them to be provided. All the staff were friendly, attentive and hard working. We would happily return to this hotel should we visit Eastbourne again.

    Booked York House Hotel for a large group of people for the Easter weekend. The arrangements for our group were excellent as were all the staff. We had asked for somewhere to store our bikes and were given a large room with very convenient access out to the street. We had a dinner menu with four choices for each course that we ticked off beforehand. This worked well as the food was well cooked and tasty. The food was brought out efficiently and cheerfully by the young waiters and we all got served at the same time. On the first night the vegetarian choice was goats cheese which I don't like. A quick phone call from the desk manager to the kitchen was all that was needed to arrange for something else. I like that the hotel use reputable local suppliers for their food which they name and also that they use free-range eggs. It's an example of how they maintain high standards even though their pices are competitive. Our group were all delighted with the hotel. Many said how good their rooms were.They gave me the credit for making such a great choice! We have done group trips away at Easter many times and this was one of the best places we have stayed.     I really wanted to like this, as the staff are excellent. I don't think a single one was less than wonderful (except for the room cleaner, who was very poor at filling the coffee supplies in the room). The problem was, the hotel had a wedding there with loud thumping music until 11pm - too late for those of us who wanted to get to bed early to make the most of the next day. Also, our room was poor for a supposedly superior king size room, though it did have a big bathroom (with a loo that was a nightmare to flush properly). Never seen a king size bed that is only 6 foot long (it was basically 2 short singles bolted together). The whole hotel also needs some renovation in the bedroom halls and even some of the rooms (our door would not shut without a big pull and bang, so sorry anyone who was sleeping nearby when we went in or out). No lights worked on the first evening, though the night staff brought up a lamp and a small pack of chocolates to get us through the evening and reward us for our suffering. This was fixed by the next night. Breakfast was excellent for meat eaters, but poor for veggies (options more than quality). Superb pork sausages, absolutely superb. And excellent coffee. Dinner was not sampled, as the vegetarian options were minimal and boring. Free wifi was by The Cloud and worked fine. Excellent location (10 mins to centre of town, 10s to cross road to the sea). No parking provided, but we parked free in residential streets within 300m of hotel every day. Not really worth the price I paid on balance. I think our room was more a twin room that had been put together as a king size for us rather than being a proper king room. Very disappointing.

    What a great find. The York Hotel is brilliant..... We have just stayed for two nights in the four poster sea view room and it was great. The room was clean, the bed comfy, there was no hotel noise and it was perfectly warm (not to hot as some hotel rooms can be) and surprise birthday chocs in our room on arrival !!! All the staff at this hotel were very polite and welcoming, the restaurant staff at breakfast and dinner especially so. Breakfast was very good, plenty of choice with excellent bacon and sausages.. Dinner was also very good, as the weather was so wild on Saturday night we decided to eat in and were not let down.Would we stay again? Without a doubt. My advice to anyone looking to stay here is, book a Seaview room, Its so worth it, as I have already mentioned, we had the seaview four poster room with the Jacuzzi bath and it was well worth the little extra cost. Parking in the area can be a challenge. We were lucky and managed to park right outside the hotel every time. There are plenty of spaces and the hotel provide you with a vastly discounted 24 hour permit but some people who arrived late in the afternoon struggled to find a space. The parking is a minor problem really but worth mentioning....Thanks York Hotel, looking forward to our next stay :)

    We always take up any offers for York House - its our favourite hotel. Excellent location, the staff are always friendly and helpful and there is always a good variety of freshly cooked food to please my picky palate. We paid extra for a sea view and the room was lovely. Newly refurbished, lovely and clean with a huge comfy bed. The food is always good - lots of variety for breakfast and if we dont have an evening meal in the restaurant we have something from the bar menu. We cant wait for our next break at the hotel.

    We love visiting Eastbourne and we always stay at the York House. always a warm welcome from the friendly staff. We were lucky enough to be upgraded to a beautiful sea view room which had just been refurbished, it even had a fridge. this is probably the best hotel we have stayed in in the UK. The full hot and cold buffet breakfast is excellent, we also had dinner there and whoever is in the kitchen definitely knows what they're doing. Eastbourne is a great base to visit other towns in the area and once we are parked up at the hotel we rely on the very good local bus service (very regular, every 10 minutes or so) to visit places such as Eastbourne Old Tow, Brighton, Seaford, Hastings etc.

    We got a very good "Winter Deal" - room was lovely, clean, quiet, comfortable and a lovely view of the sea also dog friendly (he was provided with a bed bowl and treats)!! - the breakfast was o.k. but wouldn't have paid £11.95 for it as it wasn't cooked fresh and served to us. The waitress on the second day when told we didn't have any milk for our tea, took some off of a just used tale and said use that to be going on with which I don't think she should have done. As for the evening meal it was edible but yet again wouldn't have paid separately for it as it wasn't of a high standard. Overall a good stay though.

    I stayed at this hotel whilst on a weekend mystery trip so obviously I didn't know where I'd be staying until we arrived at Eastbourne. As part of a group of around 50 check in was very quick. Our bags were taken up to our room very swiftly. The room we had was perfectly acceptable although I'd booked a twin room but ended up with a Queen+ bed. Because the bed was so huge we did not complain as you could have easily fit 4 people in no problem. Plus the bed was very comfortable! The bathroom was clean and spacious with a shower. No bath. As we had a rear facing room the view was basically the back yards of the terraced properties behind the hotel and stacks of cardboard piled up in the hotel yard. However the front facing rooms would undoubtedly had a great view of the sea front etc. The food was good although not the biggest choice for dinner. Breakfast was a buffet service with all the usual suspects such as bacon, egg, sausages, beans etc plus toast, croissants, pastries, tea, coffee, juices. I enjoyed my stay at this hotel and would not hesitate to return.

But this time after a mess up on booking our short stay which took a couple of phone calls and emails to put right.They gave us a upgrade room fit for a King.Jacuzzi bath .4 poster bed .Brill walk in shower.     Really can't add much too other reviews. Staff friendly, room clean and upgraded on arrival which was all good. Bathroom a little tired and mattress very soft. Set evening dinner was nothing special to be perfectly honest but perfectly exceptable. Breakfast was a lot better. We spent an afternoon in the very warm indoor pool which we had to ourselves, which was a bonus. Overall we will be happy to return to this hotel which offered great value.

    My husband & I booked a last minute break as we had had a bereavement the week before & felt we needed to get away. We had stayed at York house a couple of years ago so decided to revisit. When we checked in having requested a first floor room & been given third floor, the lovely receptionist immediately gave us an upgrade to sea view which was a lovely big room with a double & two single beds. My only complaint was that the matresses are very soft due to years of use & need replacing but apart from that all was fine. Room & bathroom were spotless although corridors need a bit of work. Staff very nice & polite.

    We had a lovely family room which was ideal for my husband with his dialysis needs. Very clean, comfortable , spacious and overlooking the sea . Lovely warm indoor swimming pool . Great breakfasts with real kippers and undyed smoked haddock not the fillets which was gorgeous. Staff very helpful all round. Provided some toiletries as we had left ours behind.! Highly recommend

    Just returned from our third visit to York House in two years, Everything still good, except for maybe what I will call cutbacks, No bottled water in room and only one pkt of biscuits which were the size of a tenpence piece! We had a lovely sea view room (which we paid extra) which was big, a large tv, and a large comfy bed, Since our last visit looks like rooms have been refurbed. Buffet breakfast plentiful, good quality bacon, sausages and bread, my only gripe was that hot food was not hot, only lukewarm,nevertheless we will return again next year.

    Great hotel right on the sea front which provided an excellent base for exploring the area. Parked our car right outside the hotel at a cost of only £1 for two days. Good selection of foods at buffet breakfast, including lovely malty brown bread (not your usual cheap supermarket sliced bread) and we asked for poached eggs which were excellent (well done chef). Room wasn't particularly large (rm370) and was at the back of the hotel looking over the gardens of properties behind but held a comfortable king size bed, large TV, comfortable chair, dressing table. Good sized built-in wardrobe. Everything was clean and tidy though the carpets in the public areas could do with tidying up or replacing. Staff were polite, friendly and helpful. Free wifi. Didn't explore the swimming pool.

    We have recently spent 2 nights at this lovely hotel (our 2nd visit). At check-in we were upgraded to a deluxe room which was amazing. In addition to the sea view, which we had booked, we had a 4 poster bed, a separate dressing room and a fabulous bathroom with a Jacuzzi bath and a separate shower. Other extras included bath robes and slippers, tea and coffee making facilities (including a coffee machine) and a fridge. There was also some fruit and apple juice, lovely touches. We had dinner in the restaurant on the first night, the food and service was excellent. There was a good choice of food at breakfast, fruit, yoghurt, cereal and also traditional cooked breakfast plus other dishes to order including scrambled eggs and smoked salmon which was delicious. Thank you for the up-grade which was much appreciated. We will definitely return, hopefully for a longer break.

    We received an e-mail from the group of Hotels which own the York House in Eastbourne which was not to be missed.Breaks in March can be a problem with the weather but we were lucky.The Hotel is well kept and very effiently managed.The offer was for just basic double room but this was a good clean room.The service was first class especially the Restaurant staff who were all polite and very helpful and what's more they Smiled! Top marks to the York House.

    Stayed in this hotel for 2 x night the room was great and the staff very helpfull upon arrival i upgraded to a much larger room which had many extra facilities. I would recommend this hotel to others the View from my room was looking straight out to sea.

    « Good location, rude unhelpful staff, poor food and service »

    On arrival we was surprised just how close to the beach it was as it was literally accross the road so we checked in and was advised we had been upgraded to executive rooms and that they was near a lift and that they were twin rooms just as we requested however when we got yo the rooms, one of them was a double and was literally freezing cold and the other room key card didn't work so walled reception to advise them and they said to come get another key, I then asked if it would be possible for someone to bring a new key card up as we had just hauled all our luggage up on a trolley, we received a response of fine then the phone went dead. A few minutes later the receptionist amy appeared with a new key card which opened our room, there was no offer to take the trolley back down to reception and we couldn't leave it in the corridor as it was just a wide. I then took the trolley back down stairs in the lift no when I came out I apologised to Amy as did was waiting to get in the lift as I was blocking the way dud yo the ire of the trolley yet he didn't not acknowledge my apology and just rolled her eyes. By this time I was fed up and disappointed as manners cost nothing. The second room was a twin however was tiny and nothing like an executive room. We didn't complain about the room as we w only there for a couple of nights and to be honest didn't see the point as I don't think the staff would have done anything. The beds and pillows were very uncomfortable and certainly did not give you a good nights sleep. The general manager wasn't very helpful, he seemed to work on reception as well as the bar and when we had a problem with the shower as the water was scolding hot and would not cool down he came up to sort it, he lacked any personality at all and the name badges including his were all dirty and grubby. When we was in the bar he took about 10 minutes before even acknowledging us which was very rude, the service was ridiculously slow. He made effort to speak to other people in the bar but not us, not once didn't anyone come and clear our table as you can see from my picture it was just left a mess, we had to clear our own glasses to make some room. They had no soda water or lime cordial and no lemonade, the selection of wine was poor when we asked about the other wine they had in the fridge, the porter responded with that's the expensive wine as though he was implying we couldn't afford it. We decided to eat at the hotel on the first night and ordered a steak and ale pie which had a horrible taste and couldn't be eaten and garlic bread that smelt of fish. Customer service clearly was not any of the staffs strong point and this lets the place down dramatically as it has a lot of potential. The swimming pool was grubby and just didn't look nice at all, see pictures. From reception you have to walk through the middle of the restaurant to get yo the pool and everyone would be starring at you as you walk through. At breakfast you would have to ask to order as the staff were ignorant and were more interested in resetting new tables than taking our orders. Although we booked on a deal we should have received better service. We asked a few times about what there was in the area and if there was any recommendations bug they had no information for us. The staff and the quality are the main things that let this establishment down massively.

    Me and my husband stayed for 3 nights break. On check in we were upgraded to a executive room when we went to the room there was no bath just a personal preference of our. We went to reception and asked to change room with a bath the two receptionist could not do enough to help and accommodate our need very swiftly we were given a choice of two room. We settled in our room very comfortable clean and very warm and cosy. Room cleaned very well everyday. The breakfast was the best I have ever had you get a buffet and a choice from a menu I had smoked salmon and scrambled egg. All the restaurant and bar staff are very polite and friendly. We did not eat in the restaurant for dinner as we went out and about at night trying different places to eat out. The swimming pool is pleasant and a nice touch to the hotel. The hotel is across from the beach you can sit outside and have your tea and coffee watching the waves come in. The hotel is a 15 min walk from the station the taxis are cheap. The hotel is close to the pier a nice Victorian tea room in the pier. If you are looking for a good pub with nice food the crown and anchor is a 5 min walk up the road they have entertainment Thursday Friday Saturday. We would like to say thank you to everyone at the hotel for making our stay pleasant and relaxing. We will defiantly be returning in the summer. If you are looking for a pleasant hotel warm clean good food and excellent staff good location this is the hotel. Any body who complains about this hotel must be mad.

    Excellent facilities, lovely, large, high room. Wonderful staff who are extremely helpful - hoowever - beware the restaurant. The Full English Breakfast was made totally unappetizing simply because it was grossly under-cooked. Pink and white bacon, half cooked sausages (good quality too). Only the scrambled egg was cooked to extinction. The evening meal was loaded with salt - and lacked a few fresh vegetables, which would have lifted the experience. Shame, nice hotel ib good location, but h - the food!

    Stayed on a one night Travelzoo deal which included breakfast and a two course evening meal. We had a sea-view room which was very spacious and comfortable. All the staff were very friendly and the evening meal was excellent. The waiters were all smartly dressed, polite and helpful. My wife is a coleliac and they provided gluten free toast for breakfast. The lounge and bar area is very comfortable and the drink prices very reasonable. The hotel has a small indoor heated pool which was a bonus, it was a lovely temperature so just right for relaxing after a day out. Good location on the seafront and you can walk for a long way along the promenade. Parking was very easy right outside the hotel, but expect it would be different in the height of summer. Overall and excellent one night stay.

    We've got home today after a lovely stay at the hotel for our 25th wedding Anniversary. Food was good, lots of choice for everyone to eat at breakfast, enjoyed the restaurant and the bar, where you could get food and drink. Bedroom was lovely, with a sea view, warm and comfy, bed was a bit of a let down as the mattress was too soft for me and my husband as we are used to an orthopaedic mattress, but we put up with it, the bed was enormous for the two of us. Bathroom was lovely and clean, had no cold water one night, but that was sorted out fairly quickly, they even brought us a ice cold jug of water to drink. All in all an enjoyable visit.     Spent last night here visiting friends who had just moved to the town. No Hotel car park but found a spot right opposite the entrance. My wife was able to get a parking permit (which lasted until check out at 1100 this morning) from Reception upon checking in. Our Room,264, was freshly refurbished to a good standard. It was a good size with a great king size bed and a modern bathroom. Prior to dinner I went for a swim in the hotel pool. The temperature was an inviting 27 degrees (a little to warm for me personally) ideal for relaxing or kids but somewhat restricted due to it's teardrop shape and size, for exercise The Verandah Dining Room was quite plain but presentable. Our waiter,Feri, was very polite and helpful. Food was good as were the portions. both 2 course dinner & full breakfast were included in our package. Breakfast was the usual buffet style with various ingredients to create one's own Muesli. The bacon was probably the best in any UK hotel that I hav e sampled. Summing up: a very relaxing stay in a well refurbished old seafront hotel which was spotlessly clean, had good staff and provided a good nights sleep. Only 2 drawbacks: we had a problem getting the shower cool enough(other guests had a similar problem).. The windows were of (the original?) single glazing and consequently soaked with condensation which made the £16 extra we paid for a sea view a waste of money !! Whilst attempting to clean the windows I noticed a load of sodden old tissues laid between the top and bottom sashes which no doubt a previous guest had placed there to reduce a possible rattling window ? ( It appeared as thought the catch was missing)

    York House hotel just right for a family celebration. We booked three rooms and all were furnished to a very high standard. The swimming pool is an added bonus. It was warm clean and the staff even provided a beach ball for the children. Breakfast covered all possible dietry requirements and the food quality was high. Staff were attentive and the chef willing to adapt some of the evening dining dishes to accomodate children's tastes. We will definitely come again.

    Stopped 2 nights whilst on business. Requested an upgrade as a Best Western diamond for life. Was given a superior sea view room. The room was spotless large and modern and certainly had a view. Staff were very professional and ate both nights in restaurant and food was to a high standard. I would return to the hotel for business and pleasure.     Couldn't have got more for the money we spent. We stayed for one night, two standard rooms. Both had sea-views, as requested. One of the rooms' decor was contemporary while the other traditional. Both were lovely in their own ways. Breakfast and service at the dining hall were superb for the money. Location is really convenient, just in front of the sea and walking distance from town centre and the pier . I slept well but my husband and mother-in-law said that the bed wasn't the best. Overall, a very nice experience. I certainly recommend this place for those with reasonable budget.

    Good sized room with a mammoth bed, helpful staff and a super breakfast. Could park opposite the hotel easily, just had to pay £1 each day and replace the parking permit. Despite being on the promenade, it was peaceful at night.

    Went to the hotel to celebrate valentines, our six month wedding anniversary and my wife's birthday. The staff are very friendly and always ready to help. The meal was very good in the evening and the breakfasts have so much choice and taste great. We went to the pool on one of the days and it was like stepping into a bath. Would highly recommend and will be back again soon.

    Forth time visiting this hotel and arrived a little later than planned and decided to risk hotel restaurant for dinner . WHAT A MISTAKE TO MAKE . Our memories of this restaurant were not to special but its got even worse . We both chose pate to start when we asked where the toast was we were told it dose not come with toast ill find you some bread and butter CHEERS , Cheap supermarket white bread tasting like cardboard , should not have bothered . The main courses were even more disappointing absolute rubbish , don't know how the guy can call himself a chef !!! I will still stay here but no restaurant thanks .

    We purchased the valentines package which consisted of a 2 night stay breakfast both morning and a 4 course meal on the last night. When we arrived we were told that we had been upgraded to an executive room where we found a bunch of flowers and a box of chocolates on arrival . We werent too happy with this room as the bathroom was very old fashioned and dated. We asked for an alternative and they happily agree The room we was moved to was absolutely amazing it had just been fitted with a brand new modern bathroom which was a bonus The pool was perfect temperature and very clean. Food on the last night was absolutely amazing compliments to the chef , beautiful layout. The bed was very comfortable and the room was immaculately clean The staff were very friendly and are a credit to the company, these include the receptionist Amy and all waiters and waitresses.     A very good hotel for business or leisure and good value for money. The sea view room was very spacious, warm and comfortable. We stayed here for 2 days when there were extreme winds last week, so we enjoyed watching the huge waves crashing on the beach. The dining room is probably due for refurbishment to bring it up to date to match the reception and lounge areas., but it was very clean and tidy. We will have to return in the summer when we will probably get a different perspective of staying in Eastbourne.

    This was my favourite hotel until we stayed there in January. After a 4 hour journey we were looking forward to relaxing with a cup of tea in our room. When we got to our room there was building work going on in the room above. The noise was very loud drilling and banging it was unbearable so we had to go out. I complained at reception and was told I would be moved, when we came back we were told the builders were finished so there was no need to move. Next morning we were woken up with the same noise. We again complained and it was sorted. At dinner our meal was cold so we were offered complimentary glass of wine. Next morning they said I had to pay for the wine and I refused. Very disappointed with our stay

    Lovely room, recently refurbished with a large bay window overlooking the sea. Very large and comfortable with an immaculate bathroom. The staff were friendly and helpfull. Not too impressed with Eastbourne town centre which is decidedly dingy but the promenade is lovely with some very impressive Victorian architecture and we had a fantastic day walking part of the South Downs way from the hotel to Hurling Gap.

Attentive and polite staff, even though there was a large party on the Saturday, the staff offered as much attention as when there were only a few residents.     We had the pleasure of staying for 2 nights at this hotel. The room was spotless and the shower room, replacing the bath, was an excellent innovation. The hotel is centrally situated right on the seafront. We would conclude that we would be extremely happy to stay for much longer given the outstanding sea view from our spacious room. Breakfast was commensurate with the outstanding awards they have received (thank you!). We have no criticisms of the hotel but, nevertheless some minor observations to consider. The TV in our room should have been on a stand that could be swivelled toward the Bed; easily achievable at a small cost. At Breakfast (being old people) we get confused when we hear foreign raised voices behind closed doors. We are sure that was an order but on the second day, we heard the Breakfast ordered in English?? Finally we believe the Manager, aka Receptionist aka barman aka Computer expert was sterling in his work and his staff reacted accordingly. Thank you. Believe me it is a great place, great views and a committed staff. You will not be disappointed.

    We have stayed at the York House Hotel on a number of occasions and always found the service and care to be of the highest quality. This time we stayed for three nights in January and again, because we had such an excellent stay I need to emphasise again our complete satisfaction with the staff, service, dining experience, room and location. We can unreservedly recommend this hotel. The position is second to none right on the promenade and within a couple of minutes walk of the Pier. It is very close to the Town Centre, hence a perfect position. The room was spacious, comfortable with all amenities, clean with excellent bathroom facilities. We dined twice during this stay and found the food to be tasty and well served. There is a choice of table d'haut or a la carte dining. Staff are consistently helpful and friendly and altogether, made our stay yet another memorable one. Thank you everyone at the York House Hotel.

    Me and my mum stayed here for the weekend, the staff were all really welcoming. The room was nice and modern and had a good side view of the sea. Room was very hot, with a radiator in the bathroom that we couldn't turn down. The pool was quite small and the changing room needed uplifting, but still a great addition to the hotel. Breakfast was amazing, with a relaxed vibe and great food! We had our stay paid by vouchers as a gift but what we did pay for was worth it.

    Me and my partner stayed in the York House for a night with Dinner, Bed and Breakfast package. Our stay was excellent from the beginning. If you are coming by car it is very easy to park on the seaside, you can purchase a daily ticket on reception for £1, which is very useful. The receptionist lady was friendly and helpful all the time during our stay. The check-in was smooth and quick. When we checked in we were told that they upgraded us free of charge, so we got a room on the top floor with a beautiful sea view and a huge bed and big bathroom. We did not see much from Eastbourne as the weather was awful, so after a short walk we decided to stay in the hotel. We had an amazing dinner in the bar. The service was excellent and it was done quick. The lady called Teresa served us in the bar, she was very nice and friendly. We had breakfast in the morning, which was very delicious with a huge selection of food - even for vegetarians. Me personally loved the smoked bacon. All in all, the hotel is very nice and modern. The staff is brilliant, always smiling and happy. We enjoyed every minute we spent. We will definitely back around summer, when the weather is nicer. :)

    We booked through Travelzoo for bed breakfast and evening meal, and the deal proved to be excellent value for money. We actually live a couple of miles from Eastbourne, so pass the seafront hotels on a regular basis. I knew that the York House looked like one of the better ones (from the outside) and this seemed like a perfect excuse to spoil ourselves for a night. We had rather expected to be at the back of the hotel, in a smallish room, as the price we paid was so reasonable. But the hotel wasn't very full (January stay) and we were delighted to find we were in a fantastic room - huge floor to ceiling bay windows overlooking the sea, four poster bed, jacuzzi bath, posh coffee maker - couldn't have been better! I could have sat looking out at the sea for hours... The food was excellent all round, i was particularly impressed with the quality of the breakfast. The staff were friendly and welcoming. So well done York House, ten out of ten! I would definitely recommend this hotel.

    We came back to the York House for our 2nd Wedding Anniversary and it was just as good as 2 years ago! There was a note saying happy anniversary in our room upon arrival and a complimentary box of champagne chocolate truffles which was such a lovely thought.     My husband and I booked a room as we were going to a Christmas party night with a group of friends. We were upgraded to a sea view room which was a lovely surprise. The room was a good size and had a very large bed with a very nice bathroom/shower room. We made use of the swimming pool where the water was really warm! The party night was great fun and very one of our group enjoyed it. There was a good selection of food at breakfast. It was a bonus being able to park the car outside the hotel using the parking card bought for £1 at reception. Everyone was very friendly and helpful and I wouldn't hesitate to recommend this hotel for an overnight stay by the sea!

    This was short stay at the hotel but the room was very clean and well presented, the staff was polite, friendly and accommodating. The town is at walking distance and there is plenty of coffee shops and restaurants near the hotel. Our room had a beautiful sea view and even though it was winter time this made a great change for us.

    We visited in late December on a deal with Travel zoo. I emailed the reception before we arrived and asked for a twin room with a sea view. We parked right outside and got a scratch card ticket from the reception for a £1 that allowed us to park there all day the next day. The reception and staff were warm and bright, we were checked in quickly and efficiently. We got to our room which was more like a family room with two comfy armchairs,a single bed and a very comfortable double bed. The room was warm and had a flat screen tv, fluffy towels,tea making facility,large wardrobe and a bathroom with shower over the bath and a loo. We ate in a room off the main restaurant, we had the set menu and both chose the prawn cocktail (which was a good helping) pollock in batter with chips and a chicken pie with mash potato. Unfortunately there were not many people in the restaurant or bar and it lacked atmosphere but the meal was good, with a bottle of white zinfandel for £19. Breakfast the next day was excellent, I had toast and jam followed by a full english of sausage,egg,bacon,beans,mushrooms and I asked for black pudding which was very nice. My wife had a kipper,the waitress asked if she wanted a poached egg with it and she got two! We went to a pub round the corner called the "marine" which was decorated heavily,had a nice atmosphere and also does very good food (we had eaten there on an earlier visit this year) To summarise, a lovely hotel with good staff,excellent food and the wife would stay there again so it must have been good!

    I stayed with a friend recently at this Hotel in order to Christmas shop. Lovely old building overlooking the sea. We had a sea view room which was huge. Spotlessly clean, tea & coffee making facilities, crisp linen on the beds & lovely white towels in the bathroom. The Hotel does have a small swimming pool, but as we were shopping we didn't get a chance to use it. We had dinner in the evening which was excellent. Homemade bread too. Breakfast was equally good. Great choice & homemade cheese scones. The Hotel is a short walk to the shops & the pier. Friendly, helpful staff. Will be going again soon & would recommend anyone to stay.

    We have just enjoyed another fabulous two night break at the York House Hotel. On arrival we was greeted by the friendly reception team who had upgraded our booking to a room with a sea view. The room was spacious, modern and clean, the sea view was stunning. We enjoyed breakfast on both mornings, the choice of food and quality is very good and the full english is a must. On the second evening we dined in the restaurant and were treated to a fabulous two course meal. The hotel looks great, enjoys a great location on the sea front, has great rooms, the food is superb but what sets this hotel apart is the staff. We have visited this hotel four times this year and on every occasion the staff have been so friendly, helpful and attentive to our every need, We cannot wait for our next visit.

    Checked in at York House for a weekend visiting friends and was very happy with the comfort,the ambiance and the helpful attitude of the staff. Sadly, parking at the Hotel was a problem, as it seems to be all over Eastbourne. We were provided with parking vouchers for £1 but you take 'pot luck' as to whether or not you get parking close to the hotel. Spent one morning shopping at the most impressive Arndale Centre in Eastbourne and was very surprised at the wide range of goods for sale at the numerous outlets, including Marks & Spencer, BHS and Primark. Needless to say picked up a few bargains. Incidentally petrol was cheap in Eastbourne @ 104.5p per gallon as compared with 109.5p in London. I would most certainly visit Eastbourne again, perhaps in the summer months, and stay at the York House Hotel conveniently situated along the coastal road;.     All I can say is FABULOUS!! We came for the weekend visiting family. Very wise range for breakfast, everything you could want. Staff were great with my 3 YO son and let him help Laying the clean tables with them to keep him occupied. The staff really couldn't do enough for you. We had a family suit on a wowcher Deal, sea view room was breath taking. Clean, up to date and loved the complimentary fruit and juices. Got room service for dinner and was lovely. !     I sent back my "freshly cooked breakfast" as I couldn't get my knife or fork into the bacon ... how could chef send out the plate from the kitchen, Their second attempt wasn't much better and the waiter had the cheek to ask "was everything alright " . Worst part was having to listen to him when he went back into the kitchen belittling me ..... he should have closed the door. Wont stay there again.

Buffet breakfast was lovely lots of choice.I particularly liked the fresh juice bar which offered four different 100% fruit juices. Cereals, fruit, pastries, full English. Lots to choose from. They even had peanut butter if you wanted that on your toast. The Hotel was clean and warm, too warm for us as we had to have window open. Room was very nice and we were up graded to a sea view room which we really enjoyed. Hotel is walking distance from the pier and town centre. Went to Congress theatre in afternoon was about 20 minute walk, fine for us. We found all the Staff were very pleasant and helpful . Would recommend this hotel.

We did not expect our stay to be better than it was on our previous stay but it was and we were very lucky in being upgraded.     We don't normally go for large seaside hotels but we had a voucher to use which was due to run out and as we didn't wast to travel too far, we were somewhat limited for choice. Quite a pleasant hotel, we paid another £15 a night for a sea view room. There is a small pool which we had intended to use which looked quite nice. Our room was ok but a bit tired looking and would benefit from a makeover. The bed was large and despite the mattress being on its last legs was comfortable, although the cover didn't fit properly and by the morning my side had all rucked up. When the room was serviced the plastic water glasses we had on the bedside table were just left, still with last nights water in them. The staff were ok but none of them went out of there way to make us feel particularly welcome. One did stand out but that was because she looked so scruffy, more as if she was off to do a spot it gardening or cleaning, not sure if she was a receptionist or a waitress. Our deal included dinner on one evening, just two courses. Expectations weren't high when we went down to dinner and I wish I could write how wrong we were, sadly I can't. The set menu had a choice of three starters, three main courses and three desserts. We could choose starter and main or main and dessert. We both ordered salmon roulade followed by steak and ale pie. The roulade was not bad flavour wise but the presentation was dreadful, our 5 year old grandson could have done a better job. The steak and ale pie arrived and it was obvious that it was Brake Bros or something similar, mashed potatoes and hard peas. I had chips, a very small portion of strange looking very thinly sliced chips? It was edible but more what one might expect from a greasy spoon cafe. Very disappointing and needless to say we ate out the second evening at a pub along the road and if they can get it so right, why did this hotel get it so wrong? I could go on about the breakfasts , they were the same standard as the dinner. If you want to stay in Eastbourne find a different hotel, sad as we always thought that Best Western hotels were of a good standard.

    The York house is a decent mid range hotel that offers reasonably priced accommodation. The rooms are fair sized and clean and reasonably modern. We stayed for one night using a deal from groupon which included breakfast which was a buffet style and very good.

    We had a one night stay here. This is not the kind of hotel we usually stay in, preferring small boutique hotels. However we couldn't find one of those in Eastbourne so went for the "Best Western" low risk option. The reception greeting was pleasant and the room spacious, well equipped and very clean. The bathroom was a good size and also very clean. We had a late supper in the bar. The food was good and the service very good given that the staff were also clearing up from an event that had just finished. This has the feel of an old fashioned seaside hotel but the attitude of all the staff we met means that it is a notch above what you might expect. All in all our one night stay was good and we will certainly consider using this hotel again if we have to stay in Eastbourne.

    My wife and I had the pleasure of taking a break here with a large group of friends, (40) here last week. The warm reception we received was very welcome after a long journey,nothing was too much trouble. Our room was very comfortable(190), although the view at the back of the hotel was not very good. So we kept the curtains closed and forgot about it,as we spent most of the daylight hours away from the Hotel so it really didn't matter. On the plus side we did have 2 shower heads, Brilliant!!! The food choice in the Veranda Restaurant was very good, as was the standard of the presentation and attitude of the restaurant staff.The breakfast buffet was very good,(it is the first time ever that I have come across Rhubarb Juice and Lime juice on the menu). I had a whole Kipper for breakfast on the second morning not the usual boil in a bag variety. The Evening entertainment was very good. All of the artistes got into the Christmas Spirit which helped to make our break one to remember. The only comment I would like to make is the lack of drawer space in our room was the only downside of our stay here. We would definitely return here.

    Had a truly magical experience here. Booked through a secret escapes deal but was treated like a prince. I told them the weekend was for my engagement, and they conspired with me to arrange flowers and chocolates to be brought for the big ask to my room while we were having dinner downstairs. Truly exceptional service leading to a magical weekend (she said yes!). Would highly recommend for a romantic weekend.

    This was our third visit to the York House Hotel and once again found it really good. Our room was clean and comfortable with an excellent Shower room and fantastic towels. We ate in the Dining room on both nights and found the food was mostly very good with large helpings. Unfortunately, our first days breakfast was meant to be cooked fresh but found this to be very poor ( the bacon was as hard as leather). This was a shame because the breakfast on the second day was superb (self service). Overall though we were really very pleased with our stay. Congratulations to the staff for the great attitude and helpfulness.

    Stayed here for two nights and really enjoyed it. We were upgraded to a sea view room and it was lovely to see and listen to the waves rushing up the beach. The room was very clean and comfortable. We enjoyed the breakfast and ate in the restaurant one evening and enjoyed our meal although my husband wasn't too keen on his ice cream. The staff were friendly and helpful! The hotel has a great location on the prom and was only a short walk from some lovely little restaurants on Seaside Road. It was our first visit to Eastbourne ,we will definitely return to this hotel.

    We booked an offer through Secret Escapes ( which we have used before and always been very happy with the standard of hotels they use ) Unfortunately we booked a standard double and the room was terrible. The bed was not a normal divan but a metal bed frame with a very thin mattress which was very uncomfortable. The mattress protecter wasn't big enough so at one side of the bed you had a ridge where the protecter didn't reach the edge of the mattress. The carpet and soft furnishings were dirty and the bathroom had really thick cobwebs around the skylight along with the resident spider. We did try to upgrade as the rooms with a sea view that we peeked into did look better but unfortunately they were fully booked. The breakfast was reasonable and the staff all very helpful and friendly but that was all the hotel has going for it. If I hadn't prepaid for this stay I would have refused to stay in this awful room. When we complained the staff just raised their eyebrows and on booking out they gave us 1000 free points on a Best Western card to 'make up for our disappointment'

    We had two nights at the hotel. Check in was very easy and the room we had was very large, comfortable and clean and very attractively decorated. The shower room was good and the towels were great. Both the evening meals were very good, but we were a little disappointed with the breakfasts. All the staff were polite and friendly, some more than others! We would definitely come back to stay again and recommend to friends.

    I booked this hotel for 2 nights travelling with my nan and my sister for a weekend away celebrating her birthday. My nan is in a wheelchair, although can walk short distances, so i asked for 2 rooms next to each other and on the ground floor but not an accessible bedroom. On arrival we got just that, however the access to the bedrooms was through the restaurant which is carpeted so not the easiest to push a wheel chair through. The door ways where also very tight and you can see this by the amount of damage to them... sadly this i may have added to!! The rooms were really nicely decorated and bed are very comfortable. My nan was happy with her double bedroom. Our twin was very nice as well with good tea making and tv facilities. The bedroom in out room was big but the shower was pretty poor although this was mainly the flow of the water. Great towels though!! We had dinner in the bar area our first night and although a little pricey it was very good and again the service was friendly and there was attention to detail. Breakfast is really good... great sausages!! very friendly breakfast staff and lots to choose from. Later i went for a swim. The pool was so warm... like a bath and very comfortable and clean, great for some relax time. Check out was also very quick. I really liked this hotel and the staff attitudes in particular. the manager has this very right here. However I do want to note that this hotel, although it does have accessible ramps and disabled facilities, these are not to a high standard. The ramp up the hotel is very narrow and the chairs on the landing area make is difficult to get the the door. the front entrance has a high lip which meant every time we needed to get in or out my nan needed to get out of her chair so it was safe to go over this lip. The restaurant being carpeted if very difficult when moving someone is a chair and also doesn't look very pleasant and the doorways are too small for wheelchair access. I struggled often to get her out from the restaurant into the lobby, again because of a lip between rooms. These areas really need looking at or should be considered for anyone wanting to style here was a disabled person. Also no parking is very difficult. I am aware that it is on the front and was area there wasn't parking but getting something around the area is a nightmare - this is not the hotels fault, but many of the guests who did get parking did not move their cars the whole weekend, which is frustrating when they are not disabled. I do hate to be negative and had i stayed here without my nan i probably would have only advised to move the horrid carpet from the restaurant! However i would have wanted to know these things before i left. Well done for the staff and feel of the hotel, plus the decor. 4 stars is very good!!

    « A fantastic celebration in a lovely location »

    A large group of family and friends visited the hotel to celebrate my husband's 60th birthday. This celebration had been a long time in the planning and the hotel staff and the staff at Best Western Head Office were helpful and accommodating from the word go.We are a diverse bunch and ages range from 11 months to 88 years-the hotel looked after us all. It is a beautiful building right on the sea front, parking is by permit on the road alongside the hotel. Our room was bright and clean and had all the usual amenities plus a glorious sea view. The bed was really comfortable and we slept very well. We stayed as part of a dinner, bed and breakfast package. Everything went like clockwork, the dinner was good and breakfast was excellent with many choices. I particularly liked the different fruit juices on offer and the lime juice was fantastic!!! I am so pleased that I chose this hotel for the party-all the staff were so pleasant and made everything go really well. We will be back!

    I booked this through 'Secret Escapes' "The best kept secrets in luxury travel". Firstly the good: The room was clean, in good order, the breakfasts were excellent, the bed enormous. It was not sea view. If you book, go or a sea view. The not so good: When I checked in at 17.20 and found insufficient toilet rolls, reception informed me there was nothing they could do that evening as housekeeping had gone but i would get another tomorrow . (Toilet Rolls obviously on ration ????) Fortunately, there was a nearby supermarket . The bathroom light was not working, same response. (Just so acceptable) There was not a B&Q nearby. There was only one hot chocolate sachet. Yes, they had another at reception if I wanted to come and get it. (I'm sorry, did I hear that correctly ? If I want to come and get it ??) Even in a Premier Inn I would have expected a knock on the door in 10 minutes max with more rolls and chocolate. Next evening the light had still not been fixed so I rang again. It would be fixed tomorrow. I pointed out that I reported it the day before and the duty manager , who was obviously at leisure, did come and change it immediately. (well recovered) The swimming pool has a changing room, but no lockers, so you are forced to walk through the hotel wearing a towel to use this facility. Not too clever. Car parking is available on street with a voucher from the hotel for £1 a day. BUT they refuse to issue more than one day at a time, even if you are staying a week. The vouchers are scratch off, undated so there is no reason whatsoever why this could not be done. There is no point blaming the council !! Is it a good hotel ? For a heavily discounted £60 a night yes it is ok. BUT a hotel is only as good as it's staff and the 'can do' attitude is lacking. 'Best kept secret in luxury travel' Er no !!!!

    A big party of us enjoyed a lovely stay and get together. Our room had a sea view,the hotel is right on the front. The bed was super comfortable. The staff did as much as they could to meet the needs of a very varied group. I found it strange that we only had one set of towels for two guests, but feel sure we could have got more had we asked.

    We were greeted by friendly staff. Our room was at the back of the hotel Which turned out to be really quiet. The room was really clean and spacious. We dined in the hotel the first night and the food was well presented and good value. The breakfast was plentiful and good choices of both hot and cold choices. Even specials could be ordered at no extra cost. The last night we had a bar meal and again were not disappointed. The only downside is a lack of a car park. This was the case for all the hotels on the front. Parking was on the road and the hotel provided a permit costing £1 a day. The plus was with the excellent bus service passing the hotel we didn't need to use our car. All in all great hotel and excellent value for money.

    We were visiting friends in Eastbourne and had a wonderful weekend at the York House, a historic hotel that has all the modern amenities. We were upgraded to a very modern seaview room with a great view of the beach and water. Local apple juice, apples and pears waiting for us in our room. Breakfast buffet has everything you could want, including delicious rhubarb juice. Location is perfect for strolling along the water, walking through the town's lovely gardens, and visiting the shops.

From making the reservation onwards, the service we received from all staff was excellent. Everyone was very helpful, polite and friendly.     I have just returned from a 3 night stay in this hotel. I feel life I have had such a bargain, as I got an offer from Amazon local £150 for 3 nights. I have found all of the staff to be very friendly and attentive, nothing was too much trouble as the staff would go out of their way to help you out. The rooms were spotless, sometimes a little too warm, extra fans were available if needed. The breakfast was awesome, locally sourced foods, such as their award wining sausages and smoked bacon.     We chose this hotel because we have stayed there twice before and because a special deal was available through 'Secret Escapes'. This make the price extremely reasonable for a quality hotel. Although the room and especially the bathroom were rather.small, everything was clean and the room had been refurbished recently. The television was a very good size for a relatively small room. The help-yourself breakfast had a good selection of quality dishes, regularly replenished when necessary.

    Choose this hotel because of its location and the fact that it had an indoor swimming pool. We were given a fairly small double room but it was clean with an en suite bathroom. Plenty of pillows and plenty of quality towels. Returning to our room after breakfast on the first morning the room had already been serviced which was very good. Breakfast was a buffet with plenty of choice. We had our evening meal in the hotel restaurant and found the service and food to be applauded. We had a couple of drinks in the very well stocked bar, The pool is very small and a little too warm but enjoyable all the same. This is a lovely hotel and well worth a visit. It would be amiss of me not to make special mention of one outstanding member of staff whose name was Lucy. She took my call when I phoned to make our booking and I remember thinking how extremely polite and helpful she was. When we arrived it was she on the front desk who welcomed us and allocated our room, and it was she who checked us out and wished us a pleasant drive home.

    Had a 2 night break here in late October, picked 2 great days as the weather was pleasant with sunshine. Great location, opposite the beach and 5 minute walk to the pier and town centre. Booked a double room but was upgraded to a superior room free of charge on arrival, was decorated very nicely (even got a sea view) Breakfast was lovely, buffet style with loads of choice. The evening restaurant looked very nice but we didn't get a chance to visit. Only gripe is parking, can get very busy and take 5 minutes of driving around looking. Reception will give u a permit for a £1. Great place, would love to return.

    Booked this hotel through secret escapes at £69 per night for B and B sea view room. Great value recently refurbished room with nice view and liovely comfortable and large bed. Nice breakfast, with plenty of choice and plenty of food. Good that breakfast was available from 7 am so no need to hang around waiting for dining room to open. Staff friendly and efficient and the available apples at reception are a nice touch. The nearby pub, crown and anchor, 5 mins walk away serves a smashing steak and ale pie. A proper pie with top , bottom and chunky filling and lots of different vegetables. Good wifi reception at this hotel and a lovely warm swimming pool downstairs.We would certainly stay here again

The breakfast was excellent. We had dinner in the restaurant which was very good value for money, the staff took time to make sure our dietary needs were met. Our seaview room looked recently refurbished and was very well appointed and most comfortable. Staff were most helpful and breakfast was very acceptable. The smoked haddock was outstanding.     Thanks to an Amazon Voucher we were able to stay in this great hotel during our visit to Eastbourne. Whilst I thought the outside looked a little tired, once we walked through the revolving doors it was anything but. Genuine customer service from all staff. The room, with its sea view, was warm and clean with comfortable beds and a spotless bathroom A generous sized TV with many of our favourite channels. Despite being practically next to the lift, and the hotel being all but filled, we never once heard another person or the lift operating so the soundproofing must be amazing. A key card that is contactless and works first time. Breakfast overlooking the sea was first rate, especially the pear juice and eggy bread - no compote or maple syrup available, although golden syrup was. Porridge would also be a great addition. Loved the mini pastries and the fresh produce. Would make a special mention about our server, Megan, who could not have been more helpful and is a student working her way through college. Would love to go back there again.

    We have just spent three nights at this hotel with a very reasonable Amazon deal which was enhanced by a free upgrade to a big room with a sea view. The room was well equipped and clean and I appreciated the quality of the towels. The free Wi-Fi was very efficient. We enjoyed the buffet breakfast where my partner particularly commented on the quality of the bacon and sausages. I don't eat meat but still had plenty of choice. All the staff were polite, friendly and helpful. We like Eastbourne very much and will certainly stay at this hotelagain when we return.

    we have been coming to the York house hotel for the past ten years,we gather with friends on a bed breakfast and evening meal board. we travel to the hotel every october around the 15th, we go for 3 nights Friday to sunday. the breakfast is self service and it works well,it sets you up for the day,you can help yourself to as much as you can eat. some play golf and the rest go shopping.in the evening we gather for dinner and then to the bar for drinks.in the afternoon at three o'clock we like to go for a swim in the pool down stairs in door and it is nice and warm,we have now started to take our grandson with us on a 3 night break,but in the summer holidays he loves it and at the end he never wants to go home,the staff our fantastic they cant do enough for you.the rooms are very comfortable and plush.well done York house, have already booked for next year.

    Stayed here for 1 night on Saturday 17th October! On arrival the lady on reception was very polite and informative. We stayed in room 394 which had a lovely sea view, it was spacious, had a comfortable bed and was everything we needed! We ate dinner and breakfast at the hotel and both were of a very high standard! The banoffee pie we both had for dessert was fantastic!!

    Stayed here for a weekend break. As we booked at the last minute did not have a great choice of rooms to choose from but what we were given was adequate but small. Staff were very friendly and welcoming which is a big plus. Only ate in the restaurant for breakfast which consisted of a more than adequate hot and cold buffet service. As there was a candlelit parade on the Saturday evening parking was more at a premium if you could get it as there were some road closures. The main shops are approx a good ten minutes walk away with lots of coffee houses and eating places.

    Very pleasant staff on reception with a nice greeting. We paid extra for a sea view and were given a family room with a double and a single bed. Very comfortable room and beds with freshly laundered good quality cotton sheets. Room was very big and spacious. Large flat screen TV and plenty of tea making equipment. Bathroom only had a shower which was a bit difficult to get to right temperature. But not a problem. The wife had a lovely swim in the indoor very warm swimming pool and had it all to herself. Breakfast was a bit crowded as the hotel had a couple of coach party's. Food was OK but plates were small and cold and the cooked breakfast was not hot. Had to make your own toast which I prefer but a Q formed very quickly for the toaster. All-in-all brilliant value for what we paid. If you want a traditional seaside hotel with the sea on your door step I recommend the BW York House or its sister hotel BW Lansdown Hotel just down the beach a bit. Eastbourne was fantastic it is so clean everywhere can't wait to go back especially the new marina. Well worth a visit.

    Booked a last minute night here for a Sunday night as had a meeting fairly early next morning nearby and booked via Amazon Local. Parking was a bit of a problem as had to park about 200 metres away but we had seen other reviews saying this so it was not a problem(plus you can buy a days prying pass for £1 from reception). Check in was nice and easy , we had paid £15 extra for a sea view room but we were given a ground floor disabled room which was lovely but hardly able to see the ocean and as we like to have the window wide open it seemed not for us , we returned to reception and the manager very kindly gave us a first floor sea view room which was really lovely , very modern and clean and it even had a four poster bed ! WIFI is all free and fairly strong After a lovely nights sleep (comfy bed and lovely duck down duvet) we came down for breakfast which was a buffet with a good hot and cold selection , it was all fine but not exceptional. The only complaints I would have would be the hallways are lagging behind the lovely modern rooms as the carpet is very 1980's and worn as well as chipped and scrapped paintwork . But overall a really nice hotel with friendly staff and modern lovely rooms

    We really enjoyed our stay at York House.The room was clean and comfortable and we had a marvellous sea view.The staff were very helpful.Great breakfast.We will be staying there again on our next visit to Eastbourne

    « Why only 3 star? »

    I really liked this hotel, although its a Best Western the little touches they've put in really made a difference to our stay. Apple juice and apples in the room, organic toiletries, organic juices at breakfast - made it feel like a boutique hotel. Really large, comfy room with a fantastic sea view (Room 354), nice bathroom, good breakfast and friendly staff. They also tried to contact us immediately by phone when we checked out as we'd left something in the room but have arranged to post it to us instead. We were here on a 'voucher' so really good value. Excellent. (P.S swimming pool is tiny but good enough for an early morning swim if that's important to you).

    « Room with a view »

    My mother and I arrived and it all looked good until we looked out the window. Later that day I opened the wardrobe door to put my coat away and a case chair fell on my foot and bruised it also there was only 1 willow to sleep on each. On a positive note it was very clean and breakfast had a great selection of food.

    « Nice little break »

    A very nice hotel. Small charge to upgrade to sea view and well worth it. Massive bed, room was huge. Breakfast was very nice even though the service was pretty lousy. Got moved from one table we had been given and then given a very small table in the corner and was forgotten from then on. Had to keep asking for coffee which eventually rolled up. Overall a nice stay though.

    « A good place to celebrate our anniversary »

    We had an excellent stay at this hotel. We were amazed to find we had room with a sea view, with the most enormous double bed. A box of chocolates was thoughtfully provided for us. The food was very good, both evening meal and breakfast. I had proper haddock for breakfast, not those flattened yellow fishes! The staff were kind and courteous, nothing seemed to be too much trouble. A great break and one we will remember.

    Just got back from a short stay in Eastbourne.Stayed two nights in York House hotel.Very very friendly staff excellent ,tasty food.Lovely sea view.Cannot fault this hotel at all.Parking is a little difficult unless you have a blue badge.

    « A surprise trip for our anniversary. »

    We have just returned from this excellent hotel. We booked our stay using an Amazon local voucher and couldn't believe our visit. The trip was bought as an anniversary surprise by my husband and he then upgraded the deal to a sea view room. On arrival we were impressed with the building and this carried on throughout our stay. Our room was huge with a double and a single bed. We had a selection of pillows, slippers and robes and we were touched by the kind gesture of a box of chocs left for us, for our anniversary. We were also greeted with fresh fruit and bottles of fruit juice along with the usual tea and coffee tray. The décor was impressive and we both felt that every detail had been thought through. Breakfast was plentiful and we were spoilt for choice. The staff worked tirelessly to keep the tables cleared away and nothing was too much trouble. We will most definitely be returning to this hotel and cannot wait. Many thanks to all the staff.

    « Excellent value for money »

    Stayed here with an Amazon local voucher. Excellent value and worth the upgrade to have a view of the sea. Not keen on a buffet style breakfast but this one is good you can make your own Muesli fresh fruit yoghurt an lots of cooked food if you fancy a big fry up. Would go again if the offer is repeated and the hotel is not bothered by sea gulls like other we have stayed nearer to food outlets.
