    « An enjoyable overnight stay »

    Recently spent a night at this hotel. It is set in a nice location near to Pendle Hill and with easy access to Burnley. The room was comfortable and well equipped - our sleep was good and we found the place quiet at night even though there were a couple of events on. With breakfast we paid £79 so consider it to be reasonable/good value. The staff were very friendly and welcoming. If you find yourself in the Burnley area you could do worse that stay at The Oaks.

    Visited the leisure facility, which was fine apart from the ladies changing rooms. Smelt musty and not warm. Children were shivering. Shower was only aired but the grout was black and dirty, badly in need of a refurbishment. Staff helpful and pleasant

    « Theme night »

    I have just got back from a theme night Michel bubble night... stroke Christmas night family get together . First of all the table we sat 24 of us really struggled to fit 20? So uncomfortable. The drinks prices was really expensive. I was paying for 4 pints of draught beer or a small glass of wine was £5.50 each every time I went to the bar for 4 was £22 five drinks or rounds cost me £100 before the meal? The meal was cold turkey was piping hot but potatoes and veg was cold everyone around me said the same... the tribute act called Alec Cristy was nothing like Micheal Bubble it was a joke... then for the second half two girls came on singing abba songs and forgot the words twice? Dj played some good music but could not tell what he was saying when talking on the mike all muffled I counted 98 people sat eating with one person on the bar ? Another joke... 24 of us packed on a long table there was no room to fit our pints or drinks ... after being sat there for 4 hrs only once someone came to empty or take our empty glasses we had to clear ourselves 4 or 5 times... the most annoying was serving the food? After we ordered the staff walked out off the kitchen carrying two plates each shouting out what's on the plate not knowing who's got what??? Our table service 4 people had finished there meal before the last 6 got there's another joke. Come on Best Weston sort this out I am so disappointed I would never recommend anybody. Also I ordered Guinness at the bar staff member says the barrel has gone I will bring your beer to the table... 25 mins later I had to go to the bar to collect it? Tonight was such a failure.

    Nice hotel,well located for where I was going with very helpful staff.I was upgraded and although the room was a little jaded round the edges overall it was good value .Really nice breakfast that was served to order

    We stayed at the hotel for a day of relaxation and had booked spa facilities. The spa treatments were fabulous and the leisure facilities were good. We were looked after in the lounge area by Vicky who was excellent. The room was lovely, very clean and a good standard and the bed really comfy. Excellent service, great facilities and value for money. I would stay again.

    I always love staying at the Oaks because they have the best balance between comfort and cost. It doesn't hurt either that the hotel reminds me of places I stayed when I was a kid. The staff are very friendly and the food is fantastic.

    Christmas decorations going up as I arrived (bit early but Christmas party season I suppose so a big revenue stream) Lovely roaring fire & sofas in reception area Nice snug bar, service mixed, bar snack lovely. Gym looks good at the outset but the equipment is ancient, in urgent need of investment / upgrade. Room ok, usually smelly bathroom Breakfast - ladies serving were brilliant!

    « A Trip Down Memory Lane »

    A Little bit of background I used to deejay in the Oaks in the late 1980's to mid 1990's so this was the obvious choice for a visit to the area for the first time in 16 years. I arrived about 30 to 45 minutes early for check in and the charming young lady on reception rang housekeeping to see if my room was ready, which indeed it was so check in was a doodle, the room was excellent a great size, after being in my room for about 5 -10 minutes there was a knock on the door and unexpectedly a member of the housekeeping staff asking if everything was OK and was there anything else (I never known this in any hotel I've stopped in before it was a nice touch). all the staff I encounter where very helpful and extremely polite. I didn't use the spa etc or dine in the restaurant ( personal preference on this visit, but I did enjoy an excellent fish finger in the bar whilst I watched the Rugby on the TV on the second evening. Stepping back to the morning I placed the do not disturb sign on the door and much to my delight when I left the room the housekeeping staff once again proved their worth leaving extra tea bags & milk and more importantly biscuits. The housekeeping staff should be commended for their excellent service. The bar staff like all the others were exceptional,but a special mention to the gentleman whose name I didn't get, who I think was on the late shift (Thursday 10 November 2016) a very friendly chap, The check out on the Saturday morning was painless and I was on my way after a very pleasant experience, I was so pleased I used the Oaks as a base of my trip down memory, so much so I have decide on a return visit in March as I have so such more to see and people to visit.

    Been to this hotel twice.No time have i been disappointed with it.It is run to a good standard .There is gymnasium and an indoor swimming pool.The food is good and a gòod standard of hygiene is maintained through out the hotel.

    « Absolutely disgusting! »

    I visited here with a friend on a wowcher deal and I was unimpressed from the moment I arrived. On arrival I had to go and look for a receptionist. I was then told we couldn't book into our room at 1330, this was fine but I would of liked to be told where the spa etc is not just go use the spa though if you like. In the spa the fire alarms were constantly going off. I emailed to complain about this and the manager said.... Aren't you pleased you know they work then.... I'd like to hope I don't have to hear a fire alarm going off every 2 minutes to know they work thank you. As for evening meal... well I ordered the piri piri roast chicken. I felt as though it wasn't very hot to my utter disbelief I got to the middle of the chicken and it was raw. Not just pink but completely raw. It was the worst hotel experience of my life and I will never go back. As for complaining afterwards well that was a waste of time and I was made to feel as I was stupid. Avoid this place unless you was dismal service and food poisoning!

    « Ideal location for my business appointment »

    Just a few hundred metres from the business I was visiting the following morning. Good size car park. Room had been automatically upgraded as I am a Diamond select card holder. The room was a good size and everything worked as expected. Large cookies were more than the usual anticipated biscuits. Breakfast was of good quality and the evening meal offered a reasonable choice of dishes.

    A lovely old building set back from a main road. Clearly a grand house in its day in amongst less grand houses. Room was Platinum Executive (or something like that) and was big - but could have had a more comfortable bed in keeping with the standard. Nice extras in the room though not sure the blue lights over the bath added to the experience. Breakfast was fine next day, though service was just OK and it was a bit strange that they played an 80's song on repeat which kept crashing throughout. Plenty of parking - did not experience leisure club as arrived too late the night before (that's my excuse). Likely to be here again.

    Spent a night with extended family. Great welcome from all the staff who were cheerful and anxious to help at all times Room was quiet, apart from the door which creaked so loudly every time it was opened it must have been like an alarm to the people in the neighbouring rooms. A light bulb wasn't working either, but then there were others which were not working in other parts of the hotel. Shame - just a little simple maintenance would have lifted the impression Food was delicious, including breakfast, and all at a sensible price Spa good, and well supervised, but some heating please in the changing room. Brr . . .

    Driving up to the hotel you see a great building and a wow factor on entering.We were greeted by friendly staff. We have been to this hotel twice,our first visit was a living social voucher& we also booked a extra night,there was a problem on the second night but having spoke to assistant manager Zak Grogan it was dealt with amicably.The rooms are spacious &little touches like the lavender spray for the bed and free wifi in your room.we dined in the Quills restaurant and had the table d'hote menu on both visits and we were expecting the same menu but no another culinary delight,the meals presented beautifully and very yummy well done chef.Thank you to attentive staff Vicky&Chris.breakfast was very busy but Emma restaurant manager did a stirling job with a lovely &friendly welcome.If you have mobility issues I would advise to ask for a room near reception.we found this hotel a great place to stay and we are looking forward to our next visit

    Very enjoyable stay,we had a long way to travel from Dorset but it was worth it.Everything about the hotel was excellent from the time of our arrival until departure.Thank you to all the staff who had obviously had all the training required.

    « Beautiful hotel, a real wee treat! »

    What a beautiful building! A tea merchant's mansion with open fires, sweeping double staircase, stained-glass windows and wood-panelling. Our room was fine for the four of us (couple with two young boys) but was a long walk from the entrance - up and down stairs. Fine for us but would be testing for older or less-abled people. The staff were excellent - the barman taught our eldest boy a trick and got them games to play. We ate in the bar and the food was excellent - the restaurant menu looked very appealing too. Had a nice swim in the 10m pool and even managed 5 minutes in the hot tub! Breakfast was a buffet but it was busy and I think unde-staffed. We had to wait a while for tea and toast and there were spells when the bacon and eggs needed topped up. We will definitely stay here again and would recommend.

    We arrived early evening and went to our room. The room was fine and comfortable with a huge double bed. It was clean although could have done with a bit of updating. The view from the window was less than ok. A wall in front of me a few feet away had a lovely view of the drainpipe and to the side another brick wall. The next morning I went to reception and asked if it would be possible to change rooms, thankfully the lovely lady on reception said she could change it and gave us a garden view. Obviously many others had complained in the past and so it was no surprise I wanted to move. Nothing to complain about. The wedding was fantastic fun and everybody had a lovely time. We also visited Thompson park a few minutes away. Lovely. Would I go back? Yes, if I have to go to Burnley again I would definitely consider this hotel.

    Stunning building with great sweeping staircase and stained glass windows. As has previously been pointed out, if you have mobility issues or indeed are carrying lots of bags or have small children, make sure you check where you'll be in the hotel as it has a very eccentric layout with a relatively new extension built on the side of the original building. I got lost several times; you drag your bag up a flight of stairs and along a corridor and then have to go down a flight... Check in was poor. Handed a piece of paper with a wifi code on it which I then lost (my fault). Walked all the way to room to find key card didn't work. Came all the way back and got another. No phone signal in room. No one answered the phone in reception to get the wifi code. Met colleague in the bar which was lit up like an operating theatre. TV blaring away with Capital Radio so not exactly a relaxing ambience. Young lad behind the counter was doing drinks for the dining room as well as bar which was quite busy itself so service was extremely slow. Ate in the dining room which had an excellent bottle of red and two very good steaks. Young waiter very attentive and friendly. No ambience by way of candles or background music. Too bright and no atmosphere. Went back to room and rang reception for the wifi code again. No answer. No guest information in the room at all of any description. Slept ok, presumably because I was in something akin to a Faraday Cage. No access to wifi or any kind of phone signal. Shower was designed for disabled access which is fine but the attachment couldn't stay in its holder so was around hip height. Had to kneel on the floor to wash. Room and bathroom were clean though. Bathroom looked new but room VERY tired with bizarre panels next to the bed with naked tube lights for reading lights. Nice waitress at breakfast time but food was basic wholesale catering fayre. Toast was forgotten.

    It's a rare and nice experience to stay in this Oaks Hotel. Room is clean and well equipped with the necessary amenities. Very thoughtful to provide relaxing pillow mist to enhance the quality of sleep. Let down by the intermittent wireless connection and the slow speed.

    « Enjoyable Anniversary Weekend »

    The leisure centre and hotel were excellent and we really enjoyed our stay. We found the restaurant a little disappointing for two reasons. First, we had a late booking of 8.30pm which meant that during our meal the staff were setting the tables for breakfast which did create the best ambiance for our wedding anniversary meal. Second, the menu is quite expensive for the quality of food, for example, I had salt and pepper quid which was just five rings with normal batter and a commercial sweet chilli dipping sauce.

    Wedding was super. The food was mediocre. Arrived at the oaks after a gorgeous church ceremony. 70 odd guests 1 person behind the bar, that is the bar that unless you had the exact money couldn't serve you as they had no change. Told staff about the sick in the ladies toilet at 20.30 pm again at 23.00 pm and it was still there as we left at 01.00 am. Niece's room smelt of damp and black hairs in basin. Reception was filthy Toilets were filthy at the beginning & so much worse as the evening wore on. Wouldn't recommend

    « Lovely stay but not enough staff on duty at times »

    Great welcome at reception. Friendly and efficient. I enjoyed a recent stay with a group of friends, but the evening meal times were very understaffed. Good food. The team on duty (mostly great youngsters) were pushed to serve everyone with one night, some had to serve in the bar as well as wait on the tables as other staff had not turned in. Not many on breakfast duty but those who were there was excellent and very friendly and customer-centred. The hotel has lovely old features, but the numerous staircases to bedrooms and no lifts was a challenge and anyone considering staying who has limited mobility should check out access to rooms as a priority. Noise levels on the corridors close to the nearby gym facilities were not good - you could hear instructions being shouted and heavy weights being dropped at times. Nice pool facility and efficient staff. Lovely hotel but "tired" in places.

    Spent the afternoon and evening at a friends wedding on Saturday, nice enough venue, the ceremony and reception rooms where nicely decorated and set out although we where ushered into a dungeon for 20 minutes while the reception room was being set up. The bride and groom had opted for a hot buffet with plenty of choices which went down very well with the guests however what didn't go down with the guests was the draught beers and lagers. Beer drinkers had to try the lager, lager drinkers had to try the beers, all trying to find something decent to drink having tried the three bars we where unlucky and had to drink bottled lagers, we have never been to a venue that served such poor quality drinks on top of that there prices where extortionate...... If you are going to this venue it would be advisable to take your own beverages.

    « What you see is what you get ! Outstanding value for a Wowcher... »

    Evening meal not enhanced by a Function , which we felt was the priority, leaving junior staff to lack support . Took ages for a luke warm drinks order . Food was ok The background music was Heaven 17 s "Temptation" which played around 8 times until I pointed out the glitch. Not great that the restaurant was a through fare for people attending the function On booking had to ring back ,given my email address was not recorded correctly .Dont get me started on a cup of coffee literally being that ie no saucer . Having griped a little ,the staff that were serving were great in terms of interacting with us and the ever so slightly inebriated guest who did provide some entertainment . We felt that your biggest asset was the staff who were all warm /friendly if occasionally under cooked in terms of experience. Would come again for that reason!!

    When booking a room for a family wedding I asked if we would be entitled for early check in and got told yes they would be able to facilitate my request as we were driving down from Aberdeen! Well on arrival to the hotel I was greeted by a rude woman to say that no early check in was allowed and that my party would have to get ready for the wedding in the shower cubicals in the changing rooms of the spa!!! Because we would not be allowed our keys till 2pm! The woman was a disgrace to your hotel and has NO people Skills what so ever! She couldn't even look at me when she was speaking to me! When I told her how Unhappy I was about the situation she told me nothing could be done then proceeded to tell me 'hope you enjoy the wedding' if it wasn't for this receptionist I maybe would of enjoyed my stay! Overall all the other staff were really helpful and the lad chris who was in control of the wedding was a complete asset to your team! The hotel is lovely the rooms were great! If I wasn't greeted by the unprofessional receptionist I would of given you 5 stars.

    Stay on the 1st September 2016. We had a voucher for a hotel stay as a present, and decided to stay at this hotel. Although the weather was a little cool, we received a warm welcome from the hotel staff, the room was spacious and clean with tea and coffee making facilities. Our voucher included an evening meal and also breakfast, there was a good selection on the evening menu, and the breakfast was good, both served by helpful and polite staff, an enjoyable stay all round.

    « Murder Mystery Stay »

    We stayed here for 1 night, we were greeted with a friendly welcome, quite a few steps up and down to get to our rooms but both the single and double were good sizes and we all had a good nights sleep. Before the MM we met up to have a drink unfortunately there was only one person on the bar and it was really busy, he had to keep leaving the bar to get change and other things, my mother asked for a brandy unfortunately he did not know what that was and he was going to put it in a half pint glass there were no brandy glasses so she had too have a wine glass. We got a bit lost with the MM but the meal was fantastic and the disco afterwards was just our music. I must say a big THANK YOU to Chris Downing the duty manager it looked like he was just going on a coffee break and saw my mother struggling he asked us which room we were going to and he showed us a much easier way and even an easier way to breakfast. The bar in the MM had the same problem being short staffed, short of change and running out of wine but Chris Lacey did his best and always had a smile on his face, both Chris's went above and beyond and are an asset to the Hotel. The breakfast was ok and they would even make you porridge if you asked but again it seemed short staffed with one girl refilling and one lad doing everything else we got down just in time to take the last table which meant the people coming in after us had to wait. We will definitely be booking again for another party night

    We had our wedding here in Sept. The all experience was perfect, the setting , staff , food and service . The grounds are so lovely , perfect for photographs. Thank you for making our day so special. Special mention to Jess , Emma and Zack.

    « Group Walking Holiday »

    Our group of 14 walkers stayed here on a dinner, bed and breakfast basis for three nights. On arrival, reception had organised everything that I had agreed in advance for our group.Their service was helpful and friendly. For the price we paid, the Oaks gave us an excellent deal, good service, and good food. The bedrooms I saw were clean with pleasant decor and contained all the extras that you need and expect in a Best Western Hotel. My room was quiet. I never saw the service team but they did a good job. There was a good choice for breakfast with the hot food being cooked to order. I had agreed in advance 3/3/4 set menus for dinner with choices changing daily. The chef did a good job and the service was prompt and friendly. The leisure facilities allowed some of us to relax after a day's walking. No one used the spa facilities. My SatNav sent me down an adjacent street, which did not connect with the hotel's large car park!! The hotel was built by a 19th century businessman, who installed an impressive stained glass window reflecting the towns in which his business operated. Later, the building expanded and used as council offices. Combining the buildings has led to more up and down steps to some of the bedrooms than normal. Persons with limited mobility should check whether their room would be OK. I would be happy to stay here again either as an individual or with a group.

    Stayed here for 3 nights whilst I was in the area for work. The hotel is a nice old building, the staff are friendly and the rooms are nice. Leisure facilities are more than what you would expect as a hotel guest, and the food was great both for dinner and breakfast. The only thing that let it down slightly is whilst there is Wi-Fi through out the hotel it was only strong enough to use in my room when stood by the door.

    « Amazing hotel and staff »

    We got married here on 27/9/15 and have just spent our first anniversary here. I can not rave enough about the staff and the hotel. Every member went out of their way to make sure the run up to the wedding, the wedding and our anniversary stay was amazing. Nothing was too much trouble. The rooms are lovely and beds very comfortable and the food was amazing. A massive thank you to Jess for making it all possible and a special mention to Chris who was behind the bar on Monday night. Will be back.

    We were given a free update which was lovely. Room in newer extension part of hotel. Room was large with nice decor,clean and goodfacilities. Comfy bed and good shower. Bar and lobby areas are nice. Reception staff extremely helpful. We didn't use the pool etc, but looked nice.we ate in the resturant on the first night. Food was average, I sent my whitebait back as it seemed boiled and smelt wrong !! Breakfast was mainly cheap products and choice all very average. Staff friendly and helpful. There is no where close by to go for a drink or dinner. We took a taxi and reception staff helpful in recommending local restaurants. All in all, good for the price but unlikely to stay again. Highly recommend booking a treatment at the LIV spa. I had an amazing facial lovely experience

    We booked using a travel zoo voucher; £79 for two night with breakfast. I was a little dubious what the hotel would be like at this cheap price, but I shouldn't have worried. Our standard room, while basic and a little dated, was comfortable. There was fast free wifi , flat screen tv, and a good shower. The food at the hotel was delicious. The set menu was good value, the main menu a little expensive. Breakfast was help yourself buffet with plenty of food and topped up regularly. We enjoyed the leisure facilities and made use of the nice pool. Staff were friendly and helpful. There isn't much to do in the area, but it was a nice hotel to relax in. We might return if we see another good value deal in the future.

    BEST WESTERN OAKS HOTEL & LEISURE (Brierfield, Burnley) My wife and I spent 2 nights B&B at the The Oaks on a discount voucher for £79 -- a steal! We intended to visit Pendle Hill, but never actually made it! On arriving (Aug 30/31 2016), we found plenty of parking set in immaculate lawns and flower beds - very nice. The hotel is in Brierfield a suburb ( about 2 miles from) of Burnley. Once a magnificent home , it has a wonderful stained glass window illustrating the life of the building's former owner, Abraham Althams. There are plenty of luxurious leather armchairs scattered around the foyer and upstairs. We liked the hotel immediately, though it lacked a lift... there were 7 flight of stairs to our room - No 262! It was spacious with an oldish but functional bathroom - the recessed taps did not hit you in the face when washing! The towels were fine. The bed was large - 2 singles pushed together - and comfortable and the bedding was immaculate - white, clean, not threadbare! The breakfast was excellent - full English with additional such as Weetabix, Croissants, fruit,juice etc. We did not have dinner but dined in Burnley at the AROMA ASIAN Restaurant - excellent, good food, not too pricey -- starters, drinks, main for £38 (more than our usual bill - but OK!) My wife didn't go in the (small) pool but leisure part looked well run - pleasant lady on desk. We visited the 'Singing, Ringing Tree' - the wind blows through its tubes - there's a fine view over Burnley - despite its fame it is badly signposted! The acid test of a hotel is whether you would return ? Yes, if the price was right! I presume that the hotel loses money on these discount vouchers as they get very little of the £79, and any profit comes from selling services in the hotel eg drinks, evening meals... Note to the Manager: 1. I would suggest that the hotel takes guest's Email addresses and sends any special offers directly to them and cuts out the ?middle man'. 2. There was a large 18 bulb chandelier in the foyer which was lit in the morning on a bright sunny day. Assuming each bulb is 30 watt, I calculated it would use 1 unit of electricity every 2 hrs. Replace with CFLs, there would be a saving of about £200 per year (allowing £30 for bulbs) or £250 if replaced by LEDs. Rolled out across the whole hotel, who knows how much could be saved?

    Stayed for two nights on b&b with my daughter. Twin room was compact but clean and very comfortable beds, soft towels. Leisure complex was great though not good if really busy. They provide towels and locker keys. First night we had a bar meal, second ate in the restaurant. They do a special 3 courses with coffee for £22.95 which is excellent value. Breakfast really good. Nice outdoor seating area at the front too. The main hotel is an outstanding building with marvelous staircase and beautiful stained glass windows. Large fireplace. Nice leather seating and another nice seating area at the top of the stairs. All the bedrooms in main house are executive. Most bedrooms are in the extension...which is like a whole new hotel in itself. The staff were brilliant...so friendly...and nothing was too much trouble. A very relaxing and comfortable hotel.

    We went on a Travel Zoo deal which was brilliant value for money! Rooms were good; hotel staff were friendly and helpful (particularly Emma); nice breakfast. Beautiful grounds where we were able to sit out and have a picnic. Fantastic leisure club with 2 jacuzzis, steam room and sauna. Will definitely return!

It has a spa, which dos the job but the smell of damp and mound in the changing rooms was off putting. It was fine for one night though, so I would stay again if I had to.

    The hotel itself with it`s stained glass window was stately and well worth seeing but it was the hotel extensions with corridor after corridor of modern architecture that was not in keeping with the original. The view from our first room looked out on a forty foot high brick wall in a no smoking room with cigarette butts littered on the roof top below. Our second room only had one double usable electric socket for a teasmade, fan, hairdryer, mobile phone charger etc and 50% of that was not working and the xpelair in the bathroom couldn`t work as it was solid with fluff from years of neglect. When you had a shower you had to keep the bathroom door open or you couldn`t see or breath for steam. On the first morning the bedroom doors started banging at 5.33am with contractors leaving for work and continued through until 7.52am and on the second morning the banging started at 5.43am and so on until there was a knock at our door at 7.31am with a member of staff delivering the daily paper we had ordered, I`m sure it could have waited until we went down for breakfast like the previous morning. It would seem the hotel catered more for business people than tourists. Dining room staff were very young and inexperienced with no apparent leadership but the excellence of the food out-weighed their short-comings. We knew the hotel had a swimming pool as you could smell it in every corridor as we made our way to our room. It is not an hotel for you if you don`t like stairs. We went up and down 7 flights of stairs one way to get to our room on the second floor. The hotel was in need of a good maintenance programme.

It's even more than that because they leave the glass 3/4 full so you can put your £1.70 bottle of lemonade in yourself! What a rip-off!!

    Really good value mid-week two night deal and an excellent location for easy access in and around North Lancs and West Yorks. Great staff are friendly and helpful (all of them) and the gym and pool facilities were clean, well stocked and well run. Room 258 was big and clean and comfy and bathroom spotless and the breakfast spot-on with a wide range of every day choice. We had one bar meal and this was fine for the price - the staff gave us a choice of where we wanted to eat. Quite a few inexperienced young staff when we stayed but everybody was really friendly and pleasant and it was a pleasure to tip them. Plenty of safe on-site parking and really nice grounds and view from our window. As other guests have mentioned previously you have to be fairly fit and able to navigate the up and down corridors and stairs etc but this was no problem for us in our early 60's. We would definitely take advantage of this deal again. Very minor criticisms - warm rooms and quilts a bit hot on summer nights. Bed comfy (standard double size but no bigger) and lots of hanging space. One comfy chair in the room (not two) but great free Wi-Fi access. Bar was fine but no local Lancs or Yorks brews on offer other than John Smiths. Overall a very good stay - thanks very much.

    Firstly , a lovely reception greeting from the desk staff , but it slowly went down hill, the Internet connection is useless, my diamond select requested upgrading was pretty poor , hate to have seen an average room for the price, dining also was an experience I'm not the waiters mate, but he seemed to think so, meal itself was below average , I was the only one in restaurant, but still had a 20 min wait for my warm (not hot) starter, my main meal , please tell the chef piri piri chicken and cold potato salad and green salad , doesn't go, and the staff was more interested in there holidays than the Guest enjoying his meal, then after I finished my so called dinner , I found out there is a bar menu I could have also ordered from, but they neglected to tell me, I've stayed in a few BW Hotels in the past, but none as bad as this, staff needs to trained, I would have said retrained , but, I don't think they have been trained to start with, and if they have , by who? It's a shame the setting is lovely, but BW, please have a look at this, it's not up to the BW quality that you normally serve up, sorry I won't be back here

    I stayed in The Oaks while I was in Burnley for business, I cannot fault the service and room I had while I was there. As a Diamond rewards member, I received a complimentary room upgrade to room 101 (Which is absolutely amazing. If you get the chance, get this room!) The room was spotless, and HUGE! Bed was extremely comfortable, and room also includes a lounge seating area, so that you can spend some time away from your bed/office (There is also two desks in the room). I had some issues with the lock on my door, and the lady on the reception desk couldn't be more helpful. The staff are definitely a credit to the hotel! Would recommend staying here without a doubt! you won't be disappointed!

    Am currently a guest in the hotel with a package including the set dinner menu. The room is lovely, clean and spacious. The spa is nice, if a little run down. The restaurant is of a dreadful standard! Portions are stingy. Staff are pleasant, but very disorganised with no sign of a manager! The drinks list is pricey, ordered a bottle of rosé, arrived warm (had been nowhere near a chiller despite what staff said). When the complaint was made (I expect a £20+ bottle of wine to be chilled). I was informed that all they were willing to do was to provide an extra glass of the same (warm) wine! V disappointing!

    When we arrived at the hotel the alarm bells rang, there was a large wedding party spilling out of the main doors. We were given a room at the back of the hotel, which we thought would be fine, only to find that the wedding reception party was taking place yards away from our room. The room itself was dated and very dark, the door was a tight fit and had to be closed by force which would be noisy to others. The noise from the wedding party continued until after 1am and as we were leaving early in the morning we didn't get much sleep. There was also an overflow pipe outside our room spilling water which due to the noise prevented us from opening our window.

    « Good but be careful if you have mobility issues. »

    When I booked this I asked for a walk in shower because I am not too mobile and use a walking stick. Our room was accessed by lots of stairs which wasn't brilliant but manageable ( only just) The room was excellent, spotlessly clean with everything we needed except it looked out onto a brick wall. Absolutely no view at all, just a brick wall three feet in front of our bedroom window. To be honest it didn't really matter to us, but as it is the only room kitted out for people with mobility issues it is a shame that there wasn't a good view of the garden. A member of staff saw me struggling with the stairs and showed me a short cut that only involved 18 steps, it was through a function room so there must be times when the room is in use so you have to take the long hike. We thought the breakfast was excellent and the staff friendly. We didn't eat in the hotel but my husband thought £9 for a fish finger sandwich was a bit dear. On check out when I explained that the stairs made difficult for me to access our room there was a man in a paint stained shirt behind the desk who said I could have used the door near our room that said ' door alarmed ' which would have meant I could have avoided the stairs. Perhaps it would be a good thing to explain to guests like me that the door is only alarmed at night and that it would be fine to access the room via this door. We did enjoy our stay though!

    I stayed here for 2 nights recently and the Hotel and staff were excellent. The spas in these hotels have usually been a dissapointment but this one was really good. It was very clean and well maintained and although compact perfectly adequate for a gym session, swim and sauna to unwind with. The room was lovely and very well maintained, as was the entire space. The reception and hotel staff were were very attentive and checking in and out dead simple and fast. The breakfast buffet was good and and had enough choice and so set me up well for the day. My only gripe was the restaurant, which was advertised as a highlight offering local food. It did not offer this at all, it was quite expensive for what was basically and industrial mass produced meal. I had the set menu starting with the pate which was tasteless and clearly plated earlier using a generic cheap pate and the croutons you get in crisp packets. the roast beef dinner was all microwave veg, gravy, potoatoes and the 2 very small very thin grey slices of beef would not make it into a sandwich and be seen, The dessert was a a semi stale waffle. My meal for one was £30, which was too much for a sub "brewers fayre" dinner. I noted that I was never asked how my food was at any point nor was anyone around me and you had to go to reception to pay the bill. I suspect the staff know this is not good. If you stay here and eat out for dinner it's superb value and very good service just avoid the restaurant.

    Went here on a two day trip Travelzoo deal, with four friends we had a lovely time. The rooms were standard size,very clean. Staff very helpful,breakfast superb,we all had poached eggs which were made to order. The house is beautiful and bit of a rabbit warren,which we thought added to its charm. If you are a bad on your feet this may be a problem. The spa was great, changing room needs an update. We didn't go in the gym but other people there say it is excellent with lots of good equipment.

    We booked a "cheap break" using a "voucher", for 2 nights B&B. We were delighted when we arrived. The receptionist was very helpful, and checked us in very quickly, giving all the necessary information for a pleasant stay, including details about the restaurant, breakfast, bar & spa facilities. Handed us a welcome letter which included the code for the Wi-Fi code and told us how to get to our room - excellent. The hotel was beautiful, with wooden panelling, a grand staircase and magnificent stained glass window. The bedroom was of a very good size overlooking the front lawn, the breakfast was buffet style, but of ample quantity, the food served in the restaurant was very good, and reasonably priced, and all of the staff we met were very friendly and always willing to help. I told our maid that one of the bulbs in the bedroom had gone, and by the time we returned it had been changed! We would certainly recommend this hotel, and if we were ever in the area again would not hesitate to use it ... and use the spa because we didn't have time during this visit. Guests with mobility problems should be aware of the many steps around the hotel. Thank you very much everyone for a very enjoyable stay!!

    We arrived at 12.30pm for our afternoon tea and spa experience and asked to take a seat in either the reception or bar area. we didn't realise at the time that this was were we were going to actually have our afternoon tea. We sat on the leather chesterfield and the table was quite a distance and low down so we asked if we could go in the bar area but when we looked there was only one decent table and that was occupied so back to the chesterfield we went. The afternoon tea was average the sandwiches of ham,chicken and tuna mayonnaise were fresh and tasty, 2 of the cakes were nice but the chocolate brownie was stodgy and tasteless and the scone looked like a budget brand you could get at the supermarket. The spa experience was ok the changing room smelt musty and there is only one private changing cubicle. There are only 3 loungers in the spa, the pool is quite small so if more than 4 get in you wont get much swimming done and on the day we went there was an employee in the pool cleaning the chrome. The other thing was there were employees walking around without protective covers over their trainers which isn't very hygienic when there are people walking around bare foot. One of the showers and the jucuzzi in the spa area wasn't working and the steam room door wouldn't stay shut. Now for the positives the stained glass windows in the hotel were beautiful, there's ample parking and some of the staff were friendly. Summing up it was ok but didn't seem special, we have had a lot better and wont be returning.

    Very tired and lifeless hotel. Small lounge/bar, untrained staff, you need an a-z to get round the hotel and I would not recommend this place for anyone in a wheel chair or with babies. Gym/pool is pretty nice and my wife had a massage which she really enjoyed. The whole place needs some TLC and our room needed decorating and bringing into the 20th century. Bed was comfy though and the internet was excellent.

    Visited for my daughters birthday - excellent value with our Woucher Voucher - I love a bargain. Listed building and no lift so be prepared for steps. The stained glass windows and the staircase off the entrance are beautiful and there are lounges with comfortable seating on both floors. It is a bit of a maze but excellent signage. The 2 bar men on arrival were excellent and all staff were friendly and accommodating. Food was great, lunch and evening meal, plus a good selection at breakfast. Spa facilities were very good and clean. My daughter had a back massage which she said was excellent. We had a lovely stay and would definitely stay here again.

    Me and my partner went here for my birthday. We got there early but could not check in until 2pm, which was fine. They found out it was my birthday and upgraded my booking which was very nice, and delivered our bags to the room. The spa was really nice. There are two Jacuzzi's, a steam room, a sauna and a pool. It was very clean and maintained well. The only downside was the restaurant. The service was ok but it was not up to the standard you would expect. The food was very good apart from mushroom starter as they had forgotten to take the stalk out. This was quickly rectified so that's fair enough. Overall a really nice weekend away.

    We had our weeding reception at the Oaks back in 1994,so it was only fitting the we went back22 years later.It is a lovely voter with plenty of amenaties.We enjoyed the spa and pool on both days very relaxing.The room was first class and the food was plain but well presented by friendly staff.Breakfast was very good with plenty of choices again the staff were friendly and helpful.A very enjoyable stay and well worth the very reasonable price.

    Went with my daughter to use the spa and have afternoon tea. The place is not designed for people with limited mobility, lots of steps and a fair walk from spa to restaurant. Spa facilities were great, at reception we were given robes, slippers and locker keys, changing rooms a bit smelly but clean, we used jacuzzi, steam room and pool, all wonderful, the only downside is there's only a water fountain to get a drink, plastic cups would have been better as fountain was hard for me to get to. Showers decent size, hair dryers available and have great power. Due to the lovely weather we sat outside for afternoon tea, food and service amazing and we were offered a jug of chilled water due to the unexpected high temperature. Finger sandwiches, selection of cakes and scones with a pot of jam each and fresh cream, pot of tea and a glass of prosecco. Lovely afternoon.

    I stayed there recently on a hen party thing, i must say how great the staff were, they were only young, but nothing was too much trouble for them and anything we ordered was delivered with a smile, even though there was 30 odd very loud ladies to contend with, these guys and girls served our drinks and snacks at 1pm Saturday and they were still there clearing away after us around 2am Sunday....very long days for them, but still willing to help us out even after their long shift. 1st class .

    Stayed here for two nights ,lovely old house made into a hotel,nice and clean but our room was 2 minutes from reception after going up and down 8 flights of stairs you will need a lie down . But it was on the same floor as pool,gym ,and sauna so just a short distance from room. Breakfast was tasty and plentiful , but toast was served after we had eaten breakfast after. Asking for it several times then it was served almost white,It did improve second day though.probably because the staff were more mature that day.while watching tv after 10.20 pm in the bar a sign appeared on the telly saying it would be going off soon to save on electricity, yet bar was lit up with over 40 bulbs and up lighters odd that !

    The hotel offered a surprise it was like stepping back to a past era, the décor was true to the age of the building and the first impression was of elegance and luxury. We had only booked a double room but it was very nice , comfortable bed and good furnishings, the on-site was lovely, with a good shower. A good tea tray with various forms and biscuits. The lavender sleep spray was a nice touch. Food and service in the evening was very good. Breakfast selection was a good mix of botany cold. Reception staff dealt with all requests with a smile and efficiently.??

    Stayed here after a 5 hour Pendle Hill walk. Room in the basement so was nice to be away from it. The room had not been hovered. Spa facilities fab after the walk, very relaxing.     We visited here due to a travel-zoo voucher which gave us a two night stay with excellent B and B rate . Overall a very pleasant stay . Staff were extremely friendly and helpful. Reception staff were very welcoming as were breakfast staff. Rooms were clean although very warm and we had to leave window open all night to compensate. We were given a room right at end of corridor near to laundry room so there was a lot of noise disruption with room next door being accessed regularly. My main observation was initial first impression of the hotel wasn't good and could be improved. The office behind reception was visible to guests walking up to hotel as blinds were open. You could therefore see untidy office with dirty windows and peeling stickers as the first impression of the hotel. Later the blinds were closed which masked the office which was a much better approach to the hotel. Just an observation as when guests see office it's not a great first impression. Once in the hotel reception staff were very welcoming. Hotel was quite traditional with chesterfields and stained glass but it is tired in places. Breakfast was ok but mine wasn't too hot in temperature. The chairs in dining room were not very comfortable as very little cushioning so this did not encourage me to eat in the restaurant in evening which we had intended to do on second night. The restaurant prices were quite high too but having not eaten there cant say if this was value for money or not. All in all we had a pleasant stay which predominantly was due to the pleasant staff and as it was good value for money with travelzoo voucher.

    small intimate spa 10mtr pool, 2 jacuzzis, steam room, sauna and sun safe high speed stand up tanning capsule. 2 hours of peace and quiet bliss..the changing room was a tad cool but on reflection good idea by the spa as wasn't hot and sticky whilst showering and changing ,hair dryers free. .lovely afternoon tea in the intimate bar area . nice comfy chairs .old world decor..Well worth a visit if only for afternoon tea and a look at the AMAZING stainglass window on the staircase (no photo as my battery failed?.)..Bar and reception staff fabulously polite and attentive. .Loved It.

    I booked the hotel for a night away through Wowcher for our 15th wedding anniversary. The deal was for 2 course dinner, bed, breakfast and full use of the spa and leisure facilities. The hotel was beautiful with a large wooden staircase and splendid stained glass windows. The staff were friendly, helpful and welcoming. Our room was a good size, clean and comfortable. The 2 course evening meal was tasty, well presented and the portion sizes were very generous. We upgraded to 3 courses and enjoyed a wonderful desert. The pool and spa facilities were great. 2 Jacuzzis, steam room, sauna and 'storm' shower. Breakfast the following day was lovely. Continental buffet including fresh cheese and meats, and full English cooked to order. We would like to thank the reception staff for sorting out one frustration: I had ordered flowers and chocolates to be in our room for my wife upon arrival. This had been overlooked. The staff, (louise I think), ordered us a wonderful bouquet whilst we were out as well as providing champagne, chocolate dipped strawberries and a large box of chocolates. They apologised and the flowers etc were on the house! Thank you! All in all a wonderful romantic night away. Highly recommended.

    Spent the night here this weekend on a voucher. I have to say for the price we paid we found it great value for money. This is a 3 star hotel and some areas are a little tired. As long as you remember that I think you will enjoy. The spa was again a little tired, especially the changing facilities, but it was fine and we used it twice. The dinner was nice but my partner had ordered ribeye steak. The couple next to us said they had been told they ran out. What came was roast beef. My partner questioned this and was told it was indeed ribeye. Clearly we know the difference (it even came with gravy and Yorkshire pud!). It was a bit strange and insulting but the meal was fine. We didn't make a fuss. The breakfast was great, no complaints. But as with dinner, only one member of staff on so a little slow. Please bring shampoo ladies, there is shoe polish and a shower cap provided, but not shampoo and conditioner! I came without and after the spa I was really disappointed not to have these. Overall a nice budget getaway, good for Pendle hill and nice villages around

    We were a party of 7 booked through Living Social on a bed breakfast and evening meal deal. Our expectations were not high as it was such a bargain, however, we were more than pleasantly surprised. The staff were so friendly and helpful, making us all feel like VIPs ! Nothing was too much trouble for them. Two of our party had to leave the next day at 7.30am, and as breakfast was served from 8am, the staff made special arrangements for the Chef to come in early. The food was delicious, prepared with care and skill and served piping hot ! We can not fault our experience at all and would highly recommend to anyone considering staying here. The rooms were spotless and the beds comfortable. We had the use of the spa facilities that whilst small and limited had everything you could want. The hotel and it's staff, deserves high recognition for operating in what must be a challenging market given the location.

    An overnight stay and quite a pleasant one. The hotel is very relaxing and the stained glass windows as you climb the stairs ( no lift!), are amazing, listing all the local towns and cities across the penines. The rooms are basic, but fine enough and comfortable. The restaurant has a lovely ambience, the staff are very helpful, friendly and caring, but they do need a good chef. The evening meal was very basic, not very tasty and in fact so non- memorable, that I can't even remember what I ordered. That said the full English breakfast the following morning was excellent, freshly cooked and piping hot. So my recommendation would be to stay on a B&B basis and dine out in the town. Finally, living in France, I wanted to call friends but the hotel does not allow one to make international calls??? Bizarre, especially when the client is willing to pay. This really is unacceptable in the day and age.

    We used this stylish old country house as a base for walking 'The Pendle Way'. Loved the nicely kept gardens. The room was comfortable and neat. The pool and sauna were very welcome after our trek.The very helpful and friendly staff could not have done more for us.

    Whilst some aspects of the room were a little tired (and the shower screen wasn't overly effective) the rest of the hotel especially the leisure area were fantastic - but what really made it were the staff who were always keenly engaged in doing whatever they could to make your stay better. They have driven my score up from 4 to 5 with they're well deserved contribution. TIP : Loads of car parking here AND just 0.5 miles from the Pendle Way route.

    The lovely old country style Manor House surrounded in nicely kept gardens looks very welcoming , the beautiful staircase and stained glass windows superb ... We stayed with friends as we were going to a celebration nearby ... I stayed here years ago ... Sadly the rooms are very tired looking ( but clean ) . The staff were friendly and the breakfast was ok ... I would stay again because it was handy ... But it is in need of an update !!!

    I stayed her on the 18th and loved it at Ativan I met some very lovely receptionist with my husband and son we had some quiet heavy bags and as we were walking to our room a very kind young male whose name I believe to be Morgan saw is struggling with our bags so he offered to help us which was so helpful and made it so much easier to get to our room with our young son. We then decided to get some food in the bar before we went to meet some friends in the local area and the Bar man Christian seemed very attentive and tried to make conversation which added to our experience. The staff here at the Oaks are all very young but some of the kindest I have met and we have stayed at other hotels the only downside to the stay was the wedding which was very pound until early hours in the morning lucky our son was able to sleep through it so was all good but if it was quieter then I would have definitely rated this hotel a 5 and will be recommending to friend

    Super one night stay at this Best Western hotel. We received a warm welcome from the receptionists and were very happy with our comfortable room. After a shower we changed for dinner and were impressed with the restaurant and service from the staff. Our deal included a 2 course dinner from a very comprehensive menu, so we shared a starter of battered chicken strips, followed by mains of grilled salmon with prawns and roasted chicken breast complete with veg. We then shared a dessert of chocolate brownies and finished the bottle of Chardonnay we had with the meal. We really enjoyed the meals which were well cooked and presented with excellent service from Emma and Morgan. The dining finished with coffees and liqueurs before we retired to our room. After a good nights sleep we were up at 9.00am for full English breakfast, which again we really enjoyed. This deal cost £69.00 plus £25 for drinks and proved great value for money.

    Stayed here as we were attending a wedding nearby. Gorgeous looking building with nice old features . Our room was a nice size overlooking the gardens with a huge comfy bed. We had all we needed for our stay. The staff were very friendly and helpful. Breakfast in the morning was ok. Sadly as there was a big wedding on that weekend it was pre cooked in hot plate holders. Even though we were down around 8.30 the eggs had been the for a very long time. We would definitely stay here again when we are in the area.

    Dear Jess, Thank you for your email, well the night went well and all the guest I spoke to really enjoyed the meal and service, your waiter service was very good, always in the background but alway there to give service when required, the serving of the table the kitchen made sure the food was coming out nice and hot. I would like to thank Maxine for her help in making the evening run smooth, nothing to much trouble for her, we had a few little issues at the start of the night people turning up that were not on the table plan, and other guest just not turning up , but Maxime sorted extra place setting and thing from then went smoothly. I would recommend anyone that has a function coming up to look no further that the Oaks Hotel to handle their function , also the actual position of this hotel is in a very good location for accessibility for get there by taxi or Bus. Thanks again for my successful 65th Birthday celebration, My Sincere thanks to all the out front staff and chefs and kitchen staff and people behind the scenes we never see.     Stayed the night to attend a friends party being held in the hotel. Reception staff were very polite and attentive and showed us our way to room using a shortcut. Room was very generous in size, clean and well presented. Sadly we had no view as we were looking onto a brick wall which was the side of the Prestbury Room. Not a big problem though. Main issue which dragged down our scale from a 5 to a 4 was the lack of proper service in both the bar and the breakfast room. The food by the way was excellent, both at the evening event and the breakfast. However, on arrival we ordered sandwiches and coffee/teas (once we got someone to come serve us). Food and drinks arrived but no cup, spoons, side plates or napkins. We had to keep asking for them. At breakfast we sat down with coffee and tea pots ready to pour our morning cuppa but found the milk had gone off that was left on the table. It looked like cottage cheese. Asked staff to bring fresh cup and fresh milk. Waited and waited. Went and asked again. Oh yes she said, sorry. Another waiter then started to clear table and gave us his life history in 10minutes. Embarrassing. Lovely chap but not appropriate to give financial details to peoplw he does not know!! I will come again as it is a lovely setting and comfy rooms and very good food. Just needs tightening up on staffs' attention to detail. Using young staff is ok as long as they are trained to use their commonsense.

    We stayed at the hotel on the 3rd & 4th June and enjoyed every minute. Before I'd even arrived Emma on reception had made sure my booking was smooth sailing and her customer service was exemplary. On the first night we decided to have a meal in the bar. It was a bit busy in there and the barman who we later found out was called Chris L was handling the bar effortlessly, he is a really credit to the hotel.He couldn't apologise enough for keeping us waiting, it wasn't even that long but he wanted to make sure we were happy. Excellent customer service Chris! The Murder Mystery night was good, all the waiting staff were very good etc. Very good venue for a group get together...we all enjoyed it ??

    I had the misfortune of staying in this place for 3 nights recently i found there was a lots of mold around the window and across the walls. one of the wall light fittings was coming away from the wall. the tiles in the bathroom are in need or re-grouting and the was some mildew in the seal around the bath. the shower over the bath when used with the head facing forward flooded the bathroom, i worked out the if the head was turned to face the wall this didn't happen but as you can imagine made having a shower quite difficult. the carpet by the built-in-wardrobe was coming away from the grips & was a bit thread bare in places. i can't fault the staff as they were nice & friendly however the quality of the room was disgusting.

    Had a night away over the Bank Holiday weekend. Very pleasant hotel in it's own grounds. Spent the first part of the afternoon in the Swimming pool where there was a sauna, steam room and 2 very energetic whirlpool spas - very nice. Fully refreshed we grabbed a couple of drinks on the patio outside the main bar. It was a gorgeous afternoon = lots of sun meant the lager went down well. We had dinner included in the Booking.Com deal. The restaurant was very pleasant, the service good and attentive in fact all the staff did well. The only downside was Room 154 which whilst had nice decor and a comfy bed had a poor aspect facing a brick wall about 3 yards away so no view! Didn't really matter but I doubt the Hotel was full and suspect they could've provided a more pleasant room. I would've scored it 5 if the room had a better view. Nevertheless we enjoyed our little break which included trips to nearby Haworth and Hebden Bridge on the way home!

    I stay here a few days recently. Nice English ambience n beautiful stained glass on the wall . Getting to the rooms is like walking through a maze as there are so many turns , up and down the flight of stairs. But I had a nice view of the garden from my room . Tv n wifi works well . , What I liked best are the 3 service staff ( 1 man , 2 ladies ) at the restaurant during my breakfasts and 2 dinners . Plus the great food - Really nice and made my stay memorable .

    This hotel is like the Marie Celeste. Where have all the staff and officers gone? I arrived at reception to check in late Saturday afternoon and had to go looking for the receptionist. I found someone in the bar who went looking for the receptionist who appeared after a few minutes After wandering down many corridors, up and down and up and down stairs two or three times I found my room which was well presented and clean. I was a bit disappointed with my room allocation. Lone female on ground floor at back of hotel, I couldn't have curtains open at night to let fresh air in as window within easy reach from outside. Room air conditioned so ended up having that on all night even though noisy. I think a bit more thought is needed when allocating rooms to lone females. I went early to dine in the restaurant but found service in restaurant slow and staff disappeared out of sight for many minutes. The restaurant even though more or less empty saw poor service. People not being greeted to be seated. I stood waiting to be seated whilst a member of staff disappeared to look for the person who was seating people who had in turn disappeared. There is a lack of teamwork, it needs a supervisor or manager to pull the team together. No bread at table, in fact I didn't get offered any. Staff more interested in chatting rather than serving. Some food served substandard but replaced without question by young boys wearing gloves when I complained . I was left foraging for cutlery to eat my replacement meal and when I asked for Parmesan i was given a pot which I had to tip on my plate - no spoon. I paid my bill at reception and a discount was applied following me offering some of my observations . Would I go back? Probably not. Would I recommend it? Probably not!

Osdlina, she was very attentive and even walked us to our room because we got lost. she always had a lovely smile on her face. I will be coming again after the amazing experience I had on Saturday.

    Only stayed one night, was attending wedding elsewhere. Arranged early check in and taxi, all helpfully provided. A lot of corridors and stairs to our room, but the room was spotless and well furnished, tv reception in the morning was intermittent, but the lavender! Light in the bathroom and spray for the pillow made us laugh. The buffet breakfast was good with plenty of options, but the service was slow and table clearing didn't seem to happen. Overall good stay and would certainly stay again.

    Arrived on a wet Saturday evening after cycling from Liverpool along the Leeds-Liverpool canal with a friend. To say both ourselves and our bikes were muddy is an understatement, but the hotel staff couldn't have been more helpful. Our bikes were stored downstairs inside the hotel and the night manager, Chris, even brought them up again at 6.30 on Sunday morning. Our rooms were above the banqueting suite so the disco at the wedding would have kept us awake if we weren't so shattered! Perhaps ask for a room away from there if you are a light sleeper. Special mention must go to Chris who kindly made us coffee and toast early Sunday morning and the day manager had even made up a packed lunch for us free of charge. As the title says they went the extra mile!

    I have just returned from a weekend stay here, very happy with the check In then I took me so long to get to my room as I was in the 300's up and down stairs was needing a rest by the time I got there. My room was spot on for cleanliness no problems at all, as I was on my own I did make use of the t.v while I was there and the reception was quite poor at times and at one point lost all reception for approx half an hour. I also found it was quite a noisy hotel each rooms door slams very loud and can become very annoying through out late evening and into early hours as on the second night a wedding was being held at the hotel and the other guest were fairly loud outside rooms early hours and there entertainment was very loud into my room until after midnight. I ordered a cooked breakfast for the Sunday morning for 9am which arrived 15 mins late plus certain things where missing off the order or wrong items to which I had chosen potions where very small and it was an extra £3 for room service which brought the price to £20 for a very small cooked breakfast! I couldn't be bothered ringing down to complain as it was late for delivery in the first place. I would return to this hotel for the cleanliness and staff were helpful ??

    Frankly for the price this is a great hotel to stay, it's beautiful interior elegant and unique. The rooms though are basic and with little or no view. At least the room i was in faced a wall with not more than two meters between them. This limited natural daylight. They are not all like that. This hotel has a wonderful spa and fitness centre which is open to the public as well. THe staff where helpful and friends, perfectly located just 2 to 3 miles form burnley town center makes this hotel perfect for pleasure or business.

    It was a lovely sunny day, excellent start to a delightful afternoon. We bought a voucher, it was a wonderful deal. Use of the spa and afternoon tea. The male receptionist gave us a very friendly welcome. The facilities were wonderful, we had the pool to ourselves for half of our time. We had a really lovely robe and slippers. The steam room, sauna and whirlpool were wonderful. We spent two hours in the spa. Then into the hotel bar for a real treat. Sandwiches, a trio of cakes, scone with jam and cream. A pot of tea and coffee, plus a glass of posecco. The waitress was a credit to the hotel, she asked us several times if everything was to our liking and brought another pot of tea. We have already booked to return again. Well done to you all.

    I stayed one night at this hotel and wish I could have stayed longer. I could not fault the room and the bed was extremely comfortable. The only disadvantage was the distance of my room from reception up and down stairs. It was very quiet though and as it seemed there was a wedding party, it was a blessing.

    Hotel not set up for business trips. Everything took ages, and staff seemed to not really know what to do or care. My room smelt damp/musky. A Colleague ordered room service dinner which took about 2 hours. Internet was good. Breakfast was tasty but slow. Hotel looks very beautiful and grand.

    It is an amazing place, quiet and has an air of elegance. It feels more than 3 star and the rooms are lovely. The view from the front is nice to see in the summer and far enough from the traffic to allow a quiet nights sleep. The staff were excellent and made my partner and I feel at home. Room service were friendly and accommodating. The room we were in was comfortable and the amenities were spot on. The food is exquisite and what you would expect (if not more so) including the breakfast (being a buffet on Weekends) which I think is from locally sources. Just a suggestion, if you like Black Pudding, this is the best. Never had a better hotel experience.

    We had a lovely room at the front with a view onto the gardens. The amenities were excellent and the rooms were immaculate. I wish I had the chance to use the gym. The lobby is simply breathtaking and the stained glass would make wonderful wedding photos. The staff will do everything they can to make your stay pleasant. I don't expect some of the service I received for a 3 star hotel, it felt much better than that. If you pay extra for the breakfast, the weekend buffet is mostly (it may in fact be all) locally sourced. In the week you eat in the dining room and still have a varied choice from a full English to cereal and toast. This was my second time staying and both times I have been impressed at how well treated we were. I had a brilliant nights sleep and as I was on holiday I slept till noon in the most comfy bed. This is perfect for a night if travelling or a weekend for a wedding or other such function.

The room was perfect we we're allowed to have anything and they put it together just how I wanted if not better it was stunning! All of our guests had a brilliant time, the honeymoon suite was lush so much space for me and my bridesmaids to get ready. Just so happy with the whole experience

    I recently stayed at this hotel and wouldn't stay again. The main entrance looks impressive but the rooms are basic and in need of updating. They are dark, and the one I had looked out onto a wall. You couldn't see anything other than concrete. The staff are welcoming, and friendly, but there is very few of them. I had to carry several bags up and down several sets of stairs as there was no porter. There is no lift facility, which I can understand in the main building as it is listed but there should be someone available to help guests with luggage. The food is over priced and not of good quality. I couldn't get my knife to cut into the beef burger I ordered, it was that tough! The waiter (very politely) took it away and I decided to order a steak as a better option. When it arrived it was full of fat. The chips tasted as if they had been cooked in the fryer that hadn't had the oil changed for a long time! When I asked if I could speak with the duty manager to let them know my feedback, I was told there wasn't one on duty! She was on holiday and wouldn't be back at the hotel until 10am the next morning. I would not recommend this hotel or stay here again.

    When we arrived we had been given a room very near the function room. There was a Christening and the music was very loud and it almost felt like our room was shaking. We also had a view of a wall. I telephoned reception to explain this. A few minutes later we were escorted to a beautiful room. It was an executive one with a four poster bed and a huge bathroom, everything about the room was fab. We both slept well in the very comfy bed. Our evening meal was excellent, the staff in the restaurant were lovely and couldn't be faulted. We had the lamb steak and I highly recommend it. Breakfast was very good, lovely coffee and lots of it and high quality sausage and bacon and again very friendly staff. I would definitely stay again and would probably pay extra for an executive room as it made the stay so much nicer. Room 242 was the one we stayed in.

    We got married at the Oaks Hotel in April and I couldn't have wished for a better day. We chose the Oaks as our venue over 2 years ago so I have spent a lot of time visiting, speaking to staff and asking lots of questions and changing my mind on certain things. In that time, nothing was too much for them - they have always been helpful and attentive - I feel I have made a good friend in Jess, the wedding planner. I got ready at the Oaks and was greeted by Jess and Maxine at the bottom of the stairs before I went to the church. We returned to the Oaks following the ceremony to the red carpet and drinks reception. The staff were on hand and happy to assist our guests with any needs. The service in the bar was great. The food was hot and tasty and the wedding breakfast went without any issues, Emma and the staff were great. All our guests complimented the service they received. Overall the day was perfect and I couldn't have asked for a better day, or venue to spend our special day! Special thanks go to Jess (for putting up with me, especially leading up to the wedding), Maxine, Emma & all the other fabulous staff who helped our day run so smoothly. We will definitely recommend tho Oaks as a wedding venue x

    I've visited Burnley twice in the past month and stayed at this hotel. On both occasions I had a really tasty dinner and the staff were so friendly and chatty. The restaurant manager recommended the duck and it was superb and the next time I chose the beef bourguignon and it was equally amazing. I swam in the pool which is nice but a bit tired. The best thing about this hotel is the staff. The rooms are clean and comfy but the staff make feel at home and go out of their way to help. Good breakfast and lovely waiter who is chirpy and chatty. He was singing Shania Twain's 'Man I feel like a woman' and it made me giggle. If you need a hotel for business this is a good choice.

    I don't know about you but what makes a place special for me is the staff and the staff at the Best Western Oaks Hotel in Burnley are wonderful. The food is excellent - well presented and served and its a very interesting building too. There is a good selection of bar snacks and you can also have afternoon tea which is my favourite. I'd like to say a special thank you to Chris in the bar - you really could not find a more pleasant, helpful, attentive, kind and thoughtful person - thanks to everyone at The Oaks Hotel.

    For the past 18 months I have spent hours and hours with this beautiful helpful team of staff. They have helped me to plan the most memorable day of my life. Jess the wedding planner took on a real task with me as at times I could be a real bridezilla. But there wasn't anything that was too much trouble for the staff. My guests were over whelmed with the day and the Oaks it's self. The service was excellent and the managers Zac and Emma running the day were so attentive it was amazing. After a wonderful day we then stayed in room 101 wow that is a beautiful amazing room that had everything we needed. the food on the day was amazing all the food was hot and cooked to perfection the chef should be very proud of what they have achieved. We can not wait to spend some more time at the Oaks. Thank you so much. X

    The stained glass window is a wonderful feature, it is absolutely beautiful! Used the restaurant and the staff were just great. Nothing was too much trouble, the service was faultless! The room was spot on - no problems whatsoever! There were rather a lot of stairs and corridors depending which floor you are on, but it just added to the charm and character of the building. Unfortunately we booked in on the evening of a wedding so the place was very busy, apart from the loud music (which was turned off at a reasonable hour), there were no issues. Reception staff were great - fully informative of the local area! I felt there was something missing from the Hotel front entrance, maybe some nice plants/flowers but still a beautiful building in lovely grounds. I will definitely be staying here in the future and would recommend it very highly.

    Stayed here 3-6th April. I was on my own, the first time away from my family so I was feeling a little apprehensive! Loved the hotel upon arrival, check in was fast & smooth. I got shown to my room & had help with my bags! I stayed in room 254, with a view of a brick wall......this did not hinder my stay! The room was lovely, my tea & coffee facilities were restocked daily (as were my biscuits) On my first night there was a wedding on & I was woken in the early hours due to noise coming from another room. I mentioned this the next morning & the staff were very apologetic! Breakfast was lovely with a great choice. Even though I was on my own I wasn't made to feel that way, the staff in the restaurant were lovely both morning & night! I used the gym & spa everyday, the young man working on the gym reception (Jordan I think) was really polite & very helpful! I attended some of the classes which included spin, Pilates & Zumba & even though I was an hotel guest I wasn't made to feel this way! All the gym members were friendly & helpful! All the gym/pool area is kept very clean! The evening meal was nice, as were the bar meals! There is free wifi throughout this hotel. I would say don't listen to the few negative reviews. I couldn't find fault with this hotel :)

    Just home from a disappointing stay at this hotel we booked a family room to get extra room also being disabled requested lower floor near the facilities - checked in quickly then told to follow the signs to our room - seeing us struggling with the cases - Chris one of the employees helped me - after what seemed endless stairs and corridors we ended up furthest away in room 345 - by that time my leg was numb and could hardly stand - when we entered the room there was a double bed and a sofa bed which ended up more for a child as my daughter when she lay on the bed her feet hung over the edge - Chris suggested we ask to move or he could bring a fold up bed which was a camp bed - when we asked to move we were told there was only a single room available as there was a wedding on - we decided to stay and talk about our options - after an hour reception rang to say they could move us to room 245- not as many stairs to the facilities so decided to move -entered the room to find a king size bed and nothing else - tired and fed up we decided to top and tail in the bed - not what u want when u go away to have to sleep with your adult daughter for two nights !!! Also a lovely view of a brick wall - The meal in the restaurant was nice but prices £45 for a meal and a pudding with a soft drink each was steep for what we got - We decided to use the swimming pool and hot tub which was nice but on the Saturday we both woke up covered in a bright red and itchy rash which was confirmed as chlorine rash - chemist advised there must have been excessive chlorine in the hot tub so armed with cream we headed back to the hotel Saturday afternoon unable to use the facilities and both of us in bed at 7pm watching TV - my legs and knees were so painful with the stairs I had to use - I had not slept properly with the pain so feeling shattered - Saturday night was noisy children running up and down the corridor and people being noisy and slamming doors coming back to their rooms - Most of the staff when I was saying about the room said this happens a lot as they don't look at requests on room booking - my advice if you are disabled please do not stay here it's awful - on Saturday I felt a prisoner in my own room -we left at just after 8am just to get out - nothing even offered off the bill for a ruined birthday weekend and a very uncomfortable itchy time !! So disappointed just in remission from cancer so wanted this to be something for us both to remember - it certainly was but not in the way we wanted

    Stayed here due to reviews on trip adviser and how glad I am to have read them. Arriving was nice and a lovely set on the grounds. Check in was nice and simple very polite and helpful receptionist. I did read a few reviews about the amount of stairs but we was all in out late 20's so it wasn't really a problem to us. Booked 2 rooms for the 4 of us rooms 140 and 142 I was in 140 and genuinely couldn't fault it (not that I was looking) big clean bathroom with a modern look the bed was sooooo nice and slept well and would happily stop in that room again. Unable to comment on breakfast as I slept in (we all did haha) Overall 5 stars and a big well done. Would stay again if ever in the area

    My wife and I arrived for a one night stopover Thursday 24th March, a double room was reserved and paid for some 2 months in advance. We were greeted by the reception whom informed us of the facilities and what they had to offer in the food and beverage department. We made of to our room which required sat nav to find but found eventually without the need to return to reception. After dropping off my luggage, I made of to the bar which was unmanned, after 5 minutes I had to make my way to reception to ask for service at the bar, I was informed a member of staff would be at the bar in two minutes. The receptionist was a s good as her word and a young girl came to the bar promptly, I asked for a Smirrnoff vodka however, the girl had no idea what I was on about so I asked for a Martell brandy, I had to point her in the right direction and also show her how the bottle dispensed the drink into the glass. Once she place the glass on the bar, I noticed lipstick on the rim, I highlighted the mark and told the girl just to decant the contents into another glass. After my drink I made of to my room and meet up with my wife and then back to the bar for some food. Once in the bar, we found it once again unmanned and had to go to reception and ask for some service and once again the young lady that had served me a brandy earlier had returned. This time I asked for a j2o for my wife and a large glass of house red wine. The girl served the j2o in a glass which was fine however, my red wine was poured from a bottle below the bar out of sight and guess what ?? when it was put on the bar, it had lipstick on. I asked the girl once again like I did with brandy earlier to decant the contents into another glass, she did so and once again it had lipstick on. I then asked for a completely fresh glass and wine, at last I managed to get what I wanted first time around. I then ordered two fish and chips which I wanted to pay for at the bar but was informed by the young lady, I had to pay for at reception as the bar didn't accept cash for food at the bar. What? I can pay for alcohol by cash but not food. I once again went to reception and asked what was going on and was told guests had to pay at reception in case a customer made off without paying. I was asking to pay for the food by cash at the bar before it arrived. What didn't they understand about paying in advance of my food. Crazy!! I paid for the food, it arrived promptly however, I had to ask for cutlery, napkins and cruettes. By this time I was exasperated and very annoyed. Surprisingly the food was excellent, most enjoyable. After our meal we retired however, another problem arose, it was our double bed, it was older than me and I'm 55. It was the most uncomfortable mattress I have ever slept in, I would needed to have been dead to get a decent sleep. To late to ask for a move or another bed so would leave it until the morning. Once into bed I put the lights off in the room and low and behold one of lights refused to go out, and guess what ? it was above my side of the bed. I then opened the window to get some fresh air into the room only to hear the sound of someone continually trying to start a motorbike, after about 20 minutes it eventually started and made of into the night. Thank goodness I said. In the morning I tried the shaver light in the toilet and guess what? it didn't frigging work either. On departure we were asked if we wanted breakfast, are you kidding? We highlighted our issues and made of to Macdonalds for breakfast and then onto a more professional outfit by the name of PREMIER INN, Preston for the rest of our holiday. What a difference staying in a hotel where you are guaranteed a good nights sleep. And by the way no apology was mad to us by the manager at the OAKS BURNLEY. SERIOUS TRAINING US REQUIRED AT THE OAKS BURNLEY FOR IT TO GO FORWARD AND BE SERIOUS ABOUT LOOKING AFTER THERE GUESTS IN FUTURE.     My husband and I decided to make a quite getaway for our 5th anniversary, found this hotel while searching the Internet, called and ask for a goof room got told they had an executive room with a garden view, we said we wanted something special cause it was our anniversary, lady on the phone guaranteed us it was a good room with a great view, got there ask again in reception just to confirm we had a room with a garden view, she assured us it was again "an executive room with a garden view". We got to the room and the view was to the air conditioning units asked if we could get what we payed for she said "payed for an executive room and the amenities in it, it has nothing to do with the view, all of the executive rooms cost the same regarding the view". We asked to speak to a manager who wouldn't even speak to us. It's 8pm and we have to stay tonight but definitely checking out tomorrow(we payed for two nights) can't believe how they ruined our wedding anniversary and just didn't even care! Not coming back and definitely not recommending it!

    I was booked to stay in the largest room in the hotel which is in the old part of the house. This was the base for our wedding party to get ready and the space it afforded was ideal. The room was HUGE ! The bathroom was a little disappointing given the scale of the room, but was clean and modern. The room service was efficient and very tasty. we had a problem with one of our sandwiches which was rectified quickly and professionally. The bed was super comfy and I awoke well rested for my wedding day. The breakfast was plentiful and perfectly cooked. The only reason for the lesser score was the cost of the room without breakfast included, given it was out of season and only a Friday night I thought it was a little too expensive. Other than that - a lovely local hotel.

    I was organizing a conference here at short notice, & was very pleased with the care & consideration of the staff. The reception hall area although imposing, overlooked by a grand staircase & superb stained glass window, was welcoming, with comfortable leather chairs around a living flame gas fire. The mezzanine lounge, Archives bar & public bar were also comfortable. The work/meeting rooms were also conducive to the task in hand. The food was plentiful & of a reasonable standard, & the staff were happy to adapt to different dietary needs. The bedrooms were comfortable & well-appointed. The gym was very well-equipped & the pool, jacuzzis & sauna & steam rooms were clean & attractive. Altogether it was an excellent venue for our needs.

    I stayed here for a period of one night while working away on business. To start off with the hotel is set in some lovely grounds and looks really impressive as you drive up. The staff were very welcoming and check in was painless. I was staying pretty far from the "main hotel" and the amount of stairs and walking would have been a problem if my bag was heavier I would think. The "lobby" area is gorgeous with an open fire and massive stained glass window it really invites you into the hotel. However once you leave the main hotel area it does take on a different feel as you go into what I would describe as the annex area and looks like any other hotel which was a shame. The room was tidy but starting to look pretty dated, 2 lights were not working in the bedroom and there were some tired looking furniture. However the bathroom was lovely, bed was comfy and some decent Wi-Fi so overall would be a brilliant hotel if the rooms were just a little bit more modern. I had dinner that night in the restaurant and the food and service was pretty good. The sticky toffee pudding was amazing to say the least. However the music was SO DEPRESSING It was nice to have some background noise (as I was dining alone) but it wouldn't have sounded out of place in a funeral home. I did mention it to the waitress while I kindly asked her to remove any sharp instruments are from me and she did change the music thank god! The only other hotel issue I had is it was pretty pricey and not the biggest choice. Breakfast in the morning was nice too and I was left nice and full with a painless checkout. There are facilities on site for swimming and spa activities however I didn't have a chance to try any of them! So overall a very good hotel however could do with some room upgrades and maybe a slightly bigger food menu. If I was in area I would say again

    Came with my daughter to visit family in the area. Our experience within the hotel has been great. We have been greeted by staff members in a friendly and helpful manner. The hotel itself has lots of charm and character, our room was lovely and warm with plenty of supplies in the room ie, water, biscuits, coffee and tea making facilities. The leisure facilities were good too with a nice heated pool, 2 jacuzzis, steam room and sauna...the only downside I would say is the changing rooms seem to be affected by the damp atmosphere. we had meal in the restaurant.. really good service and good food too...all in all a very good stay.. the only negative I would say was that breakfast wasn't up to much and I don't feel that was worth £10 per person.... I would definatley stay here again if and when I come back to visit family in the area... We check out of our room 240 a nice twin room after a 3 night stay, in the morning but didn't want to forget to post this,Thankyou x

    Hi my husband and I stayed at the hotel for 2 nights. After arriving at hotel on Friday afternoon we thought how the appearances of the hotel were lovely, We were feeling peckish so ordered some snacks at the bar and sat in front of the roaring fire which was lovely, the barman named Chris or Christian was brilliant we could see he was a really hard worker and was dashing here and there and was very eager to please which you don't see that often these days. The spa and pool was lovely. The downside came later when we came to have our evening meal, the staff even though they were trying we found them very unorganised, going to the wrong tables with food etc. We had bread and oils which was fine, the mains were ok apart from when getting near to the end of eating my butterfly chicken I found that there was blood in it which put me off but was thankful I didn't find it earlier or else I wouldn't of ate any, I just hoped it would not make me I'll with it not being cooked enough, Around 15 minutes later We were asked if we would like dessert which we said yes and proceeded to order a further 30 minutes later dessert still hadn't arrived, the restaurant only had 2 tables to serve so couldn't understand why it would take that long to serve a chocolate brownie and a Eton mess, we were so frustrated at that point that we called the waiter over to say we no longer wanted a dessert as it was now 930 and we had been there since 7.30. We had paid in advance for a two night stay plus a 2 course meal and as we didn't receive our dessert we advised reception before retiring to our room so they could maybe deduct the desserts from our bill of what we owed from drinks etc bought. The second night we thought we wouldn't risk eating at the hotel again as it was so stressful the night before, so went for a Italian in town instead Aldo's highly recommended. On check out the clerk deducted our drinks from our bill to make up for the loss of the desserts which we were satisfied with. Overall we had a pleasant stay but think the staff need to be more organised or maybe have a matre Dee to oversee things.

    Stayed here for two nights with my son and his family. First impressions are if a beautiful hotel, set in its own grounds - very grand and I imagine a beautiful setting for a wedding. The room was spot on, and quiet (room 366) and the reception staff were quick to deal with ant problems, order taxis etc.. The only gripe is that as I was arriving alone, it would have been nice if they had offered for my case to be taken up to my room due yo the numerous staircases I had to navigate with a heavy case. We made use of the pool Facility which was a bonus although the pool was quite cloudy.... Not as crisp and clear as I would have expected. The food was excellent, but the service in the restaurant left a lot to be desired - for the quality of the hotel they need to sharpen up service to match the surroundings. Given all if that we did enjoy our stay and would maybe consider returning

    Old unique building, free wifi, free parking, tv, pool & spa area & great cooked to order breakfast. Happy and helpful chatty friendly staff. Have stayed several times now. Would like to try the premium rooms to see how they differ. The dinner menu / room service menu isn't massively appealing & has been the same for past few months. I think having a refreshed menu will be good. Lots of stairs and no lists so pack light or ask for assistance with bags. Room was spacious compared to more modern hotels. Had a shower and bath. Decor is a little tired but the cleanliness standards are high in rooms but need to be improved in the pool area.

    Myself My Wife and 3 Friends Stayed for 3 nights a year ago Our 1st room was so noisy air con fans running nonstop and the view was a dirty concrete wall asked to be Moved which was done quickly we were given room 205 a big room with what looked like a comfy bed but it was lumpy I lifted the sheet to find 2 thick blankets under the sheet on lifting the blanket the smell of urine hit me the mattress was so stained and I would say still damp disgusting I reported it and was told it would be sorted but all that was done the mattress was turned it over and 2 more thick blankets added I complained and was told they had no more rooms or mattresses we slept on the sofa bet instead as the bed was disgusting. we could not wait to check out I mentioned this again at check out and was told someone from then Lavender Hotels would contact me but it never happened beware people of the beds check before you use them our other friends rooms were ok but dirty I paid over £300.oo pound for this filthy room we will never stay there again last time in Burnley we stayed at premier inn a lot cheaper and cleaner marks out of 10 I would give a 5 max

    Came for a party night...Food was awful poor standard..black pudding starter served with the so called potato rosti ( frozen hash brown )was dire... main meal of chicken was under cooked the veg were frozen still swimming in water on our plates..fruit salad consisted of an apple and grapes with cheap ice cream plonked on the top..The drinks prices were high ie: £5.95 for a very cheap dry white wine...The only saving grace were the young serving staff who I have to say were all very polite and attentive..

    I stayed here on business and I need various things - A bed, TV, WIFI and a Gym. This hotel has these things and the quality is good. Wifi is good and free, the Gym is superb and one of the best I have seen in a hotel set up. The food is good and the rooms and facilities are good as well as the staff (incredibly friendly and helpful) The hotel is obviously an old building and as such access to the rooms with bags etc is difficult (up and down stairs) and the rooms whilst clean and relatively modern are a little tired but I wouldn't hesitate to book again.

    We spent a second long weekend break at The Oaks recently, to coincide with my birthday and Valentine's Day. We were also in the area to attend a family gathering in nearby Nelson. Although we generally found everything (staff, service, food, drink, sleep quality) good, there are a few issues which deserve a comment. From our previous visit last year we already knew that the hotel has no lifts, and lots of stairs ! We commented on this last time, when our room was on the ground floor, yet we had to ascend and descend many stairs and traverse endless corridors to reach our room. This time we were on the 3rd floor (room 365), which like last year must have been as far away from the reception, bar and restaurant areas as possible. It is enough of an ordeal to carry luggage for this distance, but you have to remember that this journey has to be made several times during the course of your stay. We are both reasonably fit senior citizens, but we encountered more than one set of older guests who were genuinely struggling. We were shown a 'short cut' after booking in, via the restaurant, but this contained only a few less steps than the 'long' route. Another gripe we had last year (and which has not yet been addressed) is that breakfast is served on cold plates. On two of our 3 mornings there on our recent visit, breakfast was self-service, and food was almost cold by the time you had queued and made your way back to the table. On our third morning (Sunday, 9am) there were hardly any breakfast items remaining in the 'hot' containers, nor were there any glasses for fruit juice or dishes for cereals, until we found someone to replenish stocks. We ate in the restaurant on each of the 3 evenings we were there. A special Valentine's menu was provided as an option on the Saturday and Sunday evenings. We took advantage of this on the Saturday night, but were not offered this choice on the Sunday evening (Valentine's Day !). Our food was generally good and well cooked, but we did have an issue when choosing a bottle of wine to go with our meal on the Sunday evening. We entered the restaurant with two glasses of Merlot, and once we received our starter course, I asked the waitress if we could order a bottle of the same wine. This took her somewhat by surprise - that we should want a WHOLE bottle between us.... however, eventually she went off to get us one. About 20 minutes elapsed before she returned, only to tell us that they had no more Merlot available. She offered us Shiraz, but we said we would prefer a Malbec (which we had enjoyed the previous evening) instead. Again, after a considerable time gap during which we had almost finished our main courses, the waitress returned again to say they had no Malbec - but again could offer us Shiraz ! This may not appear to be such a big deal, but we found it a rather unprofessional way to treat customers on Valentine's Day. We visited the bar during the early part of the evening on each of our 3 nights stay, and although there were always customers using the bar, there was never a permanent bar staff member present to serve customers. Each time someone wanted a drink, they had to either look around for a member of staff, or go to reception and request a member of bar staff to serve you. One evening we waited almost 15 minutes to get a couple of glasses of wine. Our room was comfortable and quiet, situated (with a view of a brick wall) at the back of the building away from any traffic noise. However, noise from adjacent rooms on the Sunday night (presumably guests staying over for a wedding function) disturbed our sleep. Guests were slamming doors, talking loudly along the corridors and in their rooms for most of the night. Finally, the only issues we had with bathroom facilities were that the 'heated' towel rail never worked, and that the bath/shower had a fixed head, reducing flexibility to its users. The above may appear to be a very negative report, but as frequent and seasoned travellers, we believe in providing an accurate description of our experiences to any future guests. We always read past reports from other guests prior to booking an hotel for ourselves. We may not have said quite so much had this been a budget break, but for our 3 night stay (including meals and drinks) we had little change from 500 pounds.

    We stayed here for 2 nights and were very pleased. The staff were all friendly. The hotel was clean and tidy. We used the pool/jacuzzi which were again clean. There were a couple of tiny issues with the room - so i filled in a maintenance request form, but these were minor. We ate in the hotel restaraunt one evening and were very pleased with the standard of the food. Breakfast was great! All in all we had a very postive experience of this hotel, and would happily come back again.

    Arrived late Friday night, check in was quick and the lady on reception was very helpful. The twin room was located in the new part of the hotel. I was really surprised how nice the room was (Don't think the pictures on the website do the twin room justice). Plenty of room for two people, good TV, great shower and Bath etc. We stayed there as it was fairly close to Blackpool (around 50 mins).. Would 100% recommend and definitely stay there again if I was in the area again. £95.00 for two nights is a bargain!

    I normally do not post reviews save for the odd occasion when I really need to grumble about a place, but what can I say about Best Western Oaks except that I am currently sitting in my hotel room at 6 in the morning and have dedicated this time to post this review: From the moment I entered into the hotel I was pleasantly surprised. There was an inviting fire in the lobby with mellow music and a piano! Sent me right back to the Victorian days! However what impressed me the most was the hotel staff. Never before (dare I say not even on holiday abroad) have I come across such welcoming and hospitable staff! Being pregnant they offered to go to the car to collect my luggage and brought it to me room. Nothing was too much for them! They came to my room several times upon my numerous (and sometimes demanding) requests asking for this and that - without so much as a hesitation. The acting bartender at 11.30pm went out of his way to make me a hot chocolate despite the cafeteria being closed and was incredibly friendly! When my husband joined me after work I immediately rushed to tell him how much I ADORE this hotel already. Being somewhat of a fusspot and a hard-to-please he was more surprised than me, but quickly learnt why I praised this hotel so much. Almost EVERYTHING is on point, the size of the rooms, the comfort of the beds (and being pregnant that is usually my biggest gripe) the hotel staff, parking, location, the showers... I have yet to try their swimming pool and leisure facilities but if my experience so far is anything to go by I'm sure it will exceed my expectations. The only negatives are that I would have liked a mini fridge in the rooms and a low light in the bathroom (for my nightly trips lol and bubble bath!) aside from these I am totally satisfied with this hotel and would recommend it to anyone. In fact, I may extend my stay for another night...

    I stayed for 2 nights. The room was nicely presented and comfortable. Had an evening meal on the first night, which was very nice, but felt it was very expansive. £14.95 for pie and chips. The bar was also expensive. The breakfast was excellent with a choice of full English and continental with fresh fruit and yoghurt. Would recommend for a short stay.

    We were up in Burnley for a few days for business and needed somewhere to stay. We've had mixed experiences with Best Western world-wide - but it looked better for us than the competitors in the area and had the added attraction of an indoor swimming pool. (We didn't make use of the pool in the end - but not through any fault of the hotel) We were made to feel very welcome at check-in (which is often a good sign) and the room, in the newer part of the hotel, was well furnished, and, very welcome at this time of year, nice and warm too. Breakfasts were good, with a good range - served to you, rather than the free-for-all which is common at many hotels these days. We had one evening meal at the hotel, which, though cooked well, was marred a little by slow service, which was a shame, but they did have a large party in - but - that isn't our fault - and it is something a hotel should be able to cope with. The slow service deterred us from using the dining room again, which is their loss, in the end. Friendly service on check-out which, overall, made us feel that we would be happy to return again, if in the area.

Very comfortable, charming, friendly hotel conversion from home of a Victorian businessman. Excellent customer service by attentive and courteous young staff .     We stayed at the Oaks hotel 5th January - 7th January and we thoroughly enjoyed ourselves. We were in the area meeting friends and we ate in the restaurant on two nights Wednesday and Thursday and the food was great both nights and plentiful. The staff were extremely helpful especially Declan who served us our food and helped us with our bags to our room. We spoke to the General Manager when we checked In and she was clearly a woman of high standards and this shows through the hotel. We actually stayed once before and we can honestly say this hotel has improved tenfold since the last time we stayed (February 2015). The receptionist who checked us in was extremely helpful and arranged our taxi to our friends house and even recommended some restaurants in the local area when we asked. All in all a great stay and we will back!

    went to the oaks hotel and spa for a spa day, while id agree with previous reviews regarding the lovely grounds and building, i wasn't impressed with our spa day, met mohammad, iqbal and javed who were polite to chat with but i'm not sure my girlfriend was welcome in her swimsuit, furthermore there was a 1 hour aqua aerobics session there at the beginning of our day which meant the pool was off limits as there was little room and the music was far too loud for what i'd call a relaxing spa, the spa itself was a little tired and could do with a grout being cleaned and the plastics cleaned, when we arrived we discovered that towels where £1 and robes was not an option although the staff on request went and found us two robes which i commend but in my experience robes for this type of offer should be standard, the cakes and sandwich tower for tea was nice but the bread had perhaps not been as fresh as we would wish, on the plus side all staff were excellent and accommodating, the parking was ample,

Overnight stays perfect to 10/10 breakfast was delicious again staff have been brill.. Stunning pictures with it being a listed building! Would recommend to all friends and family

    We had a short weekend away here and couldn't have been more impressed. Hotel is reminiscent of Downton Abbey with great original features that have been well maintained. Staff are attentive and when we had an issue with a food allergy they went over and above to help and keep us informed. Spa was a great treat and there are lots of breakout areas throughout the building with nice seating to relax. Breakfast on our second morning was a bit chaotic but we would definitely return here, it's a gem!

    Check in was quick and easy, Rachel was absolutely fantastic..so knowledgeable with telling us the rights places to go around Burnley (as we were up here for a football game.) We stayed for 2 nights - and both nights we slept great, the bathroom was clean, the room was clean and the television worked (normally a rarity when I go away..) We were also advised when we checked in that there was a massive wedding in hotel on the Saturday, we were told times and what was off limits which was nice! Only negative was the food that we ate in the restaurant in Friday, service very slow and food very very poor considering the price, all in all a very good stay. Will return if ever up this way again..

    We went to The Oaks Hotel as a party of 12 for our family Christmas Day meal. This is the first time we have eaten out at any venue on Christmas Day and having read some reviews previously we can honestly say from our experience we have nothing but praise and admiration for all the staff who contributed to making our Christmas Day fabulous. From the minute we arrived we were warmly greeted into a beautifully decorated reception area with a real log fire burning, there was also a bar available to purchase pre dinner drinks. We were asked if all our party had arrived and offered champagne before being shown to our banquet table which was beautifully decorated with crackers etc. We were attended by some excellent staff, in particular Emma who was absolutely on the ball, very attentive and full of good cheer, made us all feel very welcome and had some good laughs with us all. We were asked if we needed any drinks or wine served to the table and we didn't have long to wait before our menu options were served. The food was well presented and all very well prepared and cooked. The Christmas meal itself was beautifully done, we all thoroughly enjoyed it, we have no complaints. We want to thank Emma and all the other countless staff who were working on their Christmas Day to make sure that we all had a memorable Christmas, we couldn't fault it and we hope to be booking for next year, sorry we didn't get all your names to mention on here but you were all wonderful.     Plenty of parking space in these really nice grounds. Reception in the spa area is spacious , the staff are really good,you are given a small form to fill in , (name ,address, any ailments ) you are then given your locker key with the number of your locker on it . The changing rooms are spacious, with showers, hairdryers, toilets.inside the spa area you have a nice size pool (warm water) there's a small jacuzzi at one end and a table and chairs, and three loungers at the other end. The sauna is large with three rows of seating and it's all glass fronted. There's a fair size steam room ,two showers, and another bigger size jacuzzi at the far end of the spa area. In the Oaks Hotel itself the staff on reception are yet again really good,within five minutes of going into the main reception we had been seated and served coffee, within ten minutes we were served our afternoon tea, it was all freshly prepared and it tasted great.the staff came in a couple of times asking if we needed anything. The decor is really nice and relaxing we never felt rushed in fact a member of the reception staff came to us and asked if we we're going back into the spa , so you can have spa then tea or tea and spa ,or spa tea spa until 5pm it's up to you. Would we go back to The Oaks Hotel Burnley yes without a doubt, might stay over next time, to all the staff thanks for a great day.

    My Wife and I stayed at this Hotel for the first time on New Years Eve with a group of friends. We arrived about 2 p.m. and although check in time was advertised as 3 p.m. the helpful staff on reception soon had us settled in without any problem. The Hotel is set in its own gardens with plenty of parking space, directly off the A682 a short distance from Junction 12 of the M65. We decided to have a few afternoon drinks in the hotel lounge bar which is located in the old house part of the bigger complex. The bar is tastefully decorated with comfortable seating, very cosy and ideal for spending time in the company of family and friends. A reasonably priced bar snack menu was available if anybody felt a little peckish. The old house is very enchanting with a large central staircase, beautiful stained glass windows, and a roaring fire, what a place it must have been when it was a private home! Our room was well furnished, clean and tidy, and the bed was firm and comfortable. We thoroughly enjoyed the "Las Vegas" themed party night, the mock casino was fun, and the food provided was both tasty and hot, there was no shortage if you wanted to go back for a second, or even a third helping! Even though it was New Years Eve we were not disturbed by any rowdy behaviour by guests and had a peaceful night. I thought it was a particularly good idea to offer a separate party function for guests with young children. Tip: there are quite a few staircases within the hotel complex, so if you are not too good on your pins, let the staff know and they will arrange the right accommodation for you, or show you one of the many short cuts to navigate the hotel. We rounded off our stay with a hearty breakfast. During the whole of our stay found the staff to be amenable, would stay at this hotel again, the East Pennines are somewhere we have been looking to explore for some time now. Would be a good base for town and rural exploration. Thoroughly enjoyed our stay, good value for money!

    It is a lovely hotel, we kept getting lost as to get to our room we had quite a trek, four short staircases and three corridors. once there it was good. only problem we had was we couldn't connect to the net in the room until we had first connected in the lounge,. once we had done the we had no further problems.

    The staff were lovely and the room was clean. the entrance to the hotel is very aestheticaly pleasing. We had booked well in advance and it was very reasonably priced, comparable to the budget hotel chains in the area. We also enjoyed the swimming pool facilities.

    « Awful Christmas cabaret night »

    Thank god we cancelled staying over at this hotel after my work Christmas Do!!! We made a hasty exit once the dreadful Beyoncé tribute act arrived.. In a nutshell the evening was beyond dreadful, firstly there were 9 long tables squashed into one end of a large function room downstairs in the hotel. This left zero room for any of the staff to serve the meals, our chairs were rattled throughout the 3 courses as the staff tried to barge their way through to serve the food which was really irritating! We couldn't order our food choice prior to the night so everyone was ordering at the same time, it just felt really disorganised. The food was awful, my husbands turkey dinner looked raw and the carrot and swede combo was 95% pepper... Now I like pepper but for the love of god this was awful. The room was over bearingly hot, the entertainment was awful and it was all a disaster for us from start to finish, we won't be visiting this hotel again. Worryingly for The Oaks, no one that I've spoken to seems to have had a good experience with a meal here, shame for a hotel that is part of a reputable chain.

    « A disappointing meal. »

    I booked a table for 14, including 3 small children, aged 2-5 for December 22nd at 6.15 for 6.30 pm. We arrived at 6.15 pm and no one greeted us or asked to take our coats. ( We later put them on a low windowsil at the side of the table). At 6.30 pm we were told our table was ready and the 11 who were there found our way inside. The rest of the party arrived about 15 minutes later as the drinks were being taken. In the next 3 hours, three of our party had the Table de Hote, a set 3 course menu, some had 2 courses and the rest one course. The long waits between courses were unacceptable, and staff were asked 'when was the food coming?' We asked that the main courses came with the 3 starters, so that no one would be waiting. The childrens' came, but the others came much later, and one in particular came later than the rest. Only about half the party had desserts, and one, (the Sticky Toffee Pudding- stuck in the kitchen?) came when when everyone else had finished theirs. The ones on the Table de Hote had drinks included, but staff did not come round for the orders. We had to ask them. The used crockery was not removed from the table efficiently and there was quite a collection of empty glasses about. A meal that should have finished at about 9pm went on until 10, and it was 10.30 when we arrived home with a 2 year old. During this time the children were understandably restless and one adult had to be 'on duty' at all times to keep an eye on them. it was a Tuesday, which traditionally is the head Chef's day off. ( We know this as there was a Head Chef in our party). The kitchen obviously could not cope or were not organised, even though there were not many diners in. The staff themselves need more training to be more aware of their customers' needs and smooth things over if the kitchen staff are letting them down. Best Western had known about our visit for about 8 days so shoud have planned staff accordingly. Fail to plan- plan to fail. I believe there was no senior management present so maybe it was a case of 'when the cat's away'. This meal should have progressed smoothly, especially with young children present, who could not be expected to sit there for 3 hours! The food, when it came, was tasty and well cooked. It was, for us, a disappointing evening, a meeting of family members, some over from Australia. I could recommend the food but not the hospitality and the service, and would not go back for more. Incidently, this is the first time ever that we did not leave a tip!

    Went there for a meal with family - 14 of us. Terrible service, it felt like this was the first time that they'd served people. The food was hugely delayed making it a pain to handle the three children with us. Drinks turned up after about 15 minutes. Food first arrived more than an hour after ordering despite us being the only people in there. There were no apologies from the staff or information to let us know what was happening. When the food arrived it was ok, but the ambiance of the night was spoilt by the terrible service. I worked as a 16-18 year old as a waiter and could have done a better job organising the place. Nearly the same group had a meal at Ninos the week before and the experiences were incomparable - if you're thinking about this style of meal - go to Ninos. Or any of the many excellent Indian restaurants who could run rings around this place for customer service.

    « Murder Mystery Treat »

    Last night we attended a Murder Mystery Evening at this hotel. Never been to one before so not sure what to expect. It was brilliant, such fun. The actors/characters put so much into it we laughed so much at the ingenuity of it all. It was great fun and the meal (which was included in the price ) was delicious. We stayed over for the grand total of £79 4 girls sharing a family room. The hotel staff were just brilliant and the Spa was a treat. Would highly recommend this hotel

    1 night stay on business. Old building with more recent additions. Entrance lobby and central staircase spectacular. Allocated a room on ground floor - quite a distance from reception and up and down stairs. Room was large but looked out onto a solid brick wall no more than 6 feet away. Made room dark and dingy and worsened by bedroom furniture which was dated and showing its age. Used pool, sauna, steam room which were all very good. Breakfast was fine and staff generally helpful and professional. I would stay again, but certainly not in the same room.

    Attended a family wedding here, staff very attentive, hotel old with character, some area very tired in need of decoration. Avoid the basement bar area, a dirty dull area. Seem to know what the are doing, never stopped over.

    The pool was great . Yet the pool and gym was used by locals with memberships meaning it was often full ! The hotel is very old and dated . Clean and tidy but needs some money spending on it to bring it up to scratch . Rooms were comfy but lacked character!

    Stop over in Burnley for one night. Comfortable hotel with pleasant and attentive staff. Decent room although duvet a bit on the small side and pillows a bit hard but it was all clean and ok for one night. Very good food and service in the dining room (evening meal and breakfast both very good). Reasonable bar and sitting areas around the hotel.

    My wife and I visit a lot of hotels but this is one of the best we have stopped in, we were attending a wedding and the whole day was perfect,the staff worked very hard to make sure that everything went well on the day. The rooms were a good size and very clean and the bathroom was well stocked with everything you could need. I would highly recommend this hotel

    A very nice hotel with great facilities. Staff were helpful and very polite. Food was good. Room was nice and very clean. Lavender mist for the pillow to help you sleep was a nice touch. I would certainly recommend a stay here.

    On arrival the first room offered was dreadful. It was dirty, décor was tired and the T.V had only 5 channels, that is if you could get them to work. There was a well worn sofa bed was made up next to a double bed when we specifically requested a twin room. On raising these issues the staff, specifically, the very mature night porter called for the Manager to change the room. This they did and the 2nd room was 100 percent better. There were so many stairs, it was agony carrying our bags up to the rooms, especially the first one located on the 3rd floor. Pity they are unable to fit a lift due to it being a listed building. Staff tried their best and were excellent, however, the hotel let them down - such a shame

    A nice enough hotel. Looks great on the outside a bit of internal updating would not hurt. You have to ask at reception to get served a drink in the bar and the beds are past their best. The food is great, evening meal and breakfast are excellent.

    Pretty hotel from the outside and welcoming reception areas. Pool and Jacuzzi were pleasant enough and the pool was a lovely temperature. Our family room was a little tired looking. The food was of a good standard and overall our stay was OK and we would stay again.

    Had a weekend break with my sister. The room was comfortable, clean, quiet. Staff very friendly and chatty. Meal in restaurant was ok, food was excellent but a mix up in the kitchen meant it took 3 attempts to give me the right steak :) server very apologetic thou and overall attentive. Spa facilities excellent - quiet and clean. Steam room smelt a bit 'feety' but was better after a few sprays of the oil. Would defiantly visit again for a similar trip, but maybe go out for dinner next time.

    We had my daughter's 21st birthday meal here for 23 people. The meal was excellent and the price was reasonable. Some of us stayed overnight, we had a garden view room I would recommend it. The breakfast was excellent too. Overall our stay was a good one.

    A few tips: Ask for a room at the front so you get a view over the garden and also some light into the room. We asked for an upgrade and paid £30 extra for room 203. Lovely big windows and extra large room and bathroom. Well worth it. There is no lift and the staircases and corridors are a bit confusing. Remember where your room is! Bring your bathers for a visit to the pool and sauna. Our room was spotless but another room used by our party was not (nail clippings under the bed). Lots of free parking is an advantage. Eat in the hotel. The food was all delicious and the staff were kind and attentive.

    An oasis of calm in a busy town. excellent facilities to help relax after a days work. The leisure club gym is presentable, the pool and sauna/steam room pleasant to use. The staff generally keen to help if a little thin on the ground at times The grounds well maintained. I would be more than happy to take my wife to visit for pleasure

    ....at this hotel in an old house latterly used as offices before being converted to a hotel some years ago. All staff were extremely friendly and helpful despite the hotel being full and preoccupied with a wedding and other parties. The downsides are that the place is a bit of a rabbit warren with the need to negotiate stairs (no lifts) both upward and downward to reach your room. It was quite a trek to our room,and being of a certain age it was impossible to get our luggage to our room but staff were soon assigned to help. The decor as mentioned elsewhere on this site is in need of some modernisation. The food we took was only a bar snack at lunchtime and breakfast the next morning. Both were of acceptable quality and value. Our room, once we managed to reach it was clean (except see below) and had pleasing outlook over lawns and gardens. Unlike some places we have stayed we did ot suffer from the noise of the wedding reception-probably due to being at the far end of the accommodation. Cleanliness of the room was mentioned above and this did seem fine until a major issue emerged.The bathroom seemed clean except when sitting in the bath a disgusting thick crust of goodness knows what under the rim became visible-a real let down in cleaning standards that indicates a long session of bleaching and scrubbing is needed throughout the hotel (unless of course it was just the toilet cleaning in our room that had been neglected) This really was quite shocking and also a shame because we really wanted to like this hotel. It was good value and quite interesting in a quaint way-the spa and gym seemed good too, although we did not have time to use it.

    Visited for a weekend away . Good check in . First room was lovely only downside was a Brick wall for a view . Phoned reception and they soon sorted this and we got another room with a Garden view . It would have been great if I could have had the first room with the second view . First morning Breakfast was great . Second was a bit of a disaster as there had been a wedding on . Didn't seem to be enough staff to cedar tables . Also the Buffet breakfast was sparse and quite cold and we had arrived down for Breakfast at 9.10am so it wasn't like we were last minute .. We did have Dinner in the Hotel on the Friday evening which was Delicious and service was great .. The waitress told us of Tourist places we could go to , which was really helpful ... We never used the Pool so can't comment on this . Parking at the Hotel which was good as well ??

    We stayed here after our wedding last weekend and found it to be lovely. The hotel gave us a discount as their honeymoon suit wasn't available. We enjoyed room service and the room was very nice. The only reason I didn't give it 5 is because it would have been nice to have a little bottle of fizz in the room just to add an extra touch.

    We recently went here on a spa day which was lovely. The hotel needs modernising though, the decor is really old fashioned. The staff are nice & friendly. The bar food is expensive for what it is for example a tuna melt is £9!! We only came here as we got a spa deal online but I wouldn't go back.
